What the MLS shows

The Southwest Florida MLS recorded 10 Sanctuary closings in the 12 months to October 21, 2026, at a $541,074 median, $228 per square foot, 32 median days on market and 100 percent of the final list price. With 6 homes active, that is about 7.2 months of supply on the MLS, a buyer-friendly figure, although most builder inventory never reaches the MLS.

How prices have moved

We tracked every Sanctuary sale on the county file against the year before. The median slipped 5.4 percent year over year while price per square foot rose 0.9 percent, so buyers paid slightly more per foot for slightly smaller homes. That is a change in mix, not a falling market.
