What the MLS shows

The Southwest Florida MLS recorded 29 Northridge closings in the 12 months to October 21, 2026, at a $439,172 median, $208 per square foot, 98 median days on market and 96.2 percent of the final list price, the longest days on market of any Babcock Ranch neighborhood.

What resales tell you

We tracked every Northridge resale through the deed chain. 18 homes have resold since the first closing in November 2022, and 16 of them sold for less than their new-home price, a median loss of $54,650 after a median hold of 21.1 months. For a buyer, that means a resale is often the better value; for an owner, it means pricing against Pulte's remaining inventory is essential.

Which Northridge home fits you?

Pulte's current Northridge offer is nine designs in two collections, Discovery and Classic, with impact glass included. Built homes on the county roll range from 1,432 to 4,686 square feet, because Pulte's largest earlier plans have since moved to its newer Sawgrass Lakes neighborhood; today's largest plan is the 3,416 square foot Yorkshire. Prices are Pulte's on October 21, 2026.

Collection Designs From Example plans
Discovery 4 $329,990 Browning 1,447 sq ft 3 bed $329,990; Chapman 1,662 sq ft 3 bed $336,990; Hanover 1,850 sq ft 4 bed $351,990
Classic 5 $395,990 up to the Yorkshire, 3,416 sq ft

Discovery collection

Four designs from the Browning at 1,447 square feet and $329,990, mostly on 52-foot homesites.

Classic collection

Five larger designs from $395,990, up to the Yorkshire at 3,416 square feet.

Natural gas

Pulte describes Northridge as a natural gas community, which is unusual in Babcock Ranch, where many neighborhoods are all-electric.

Northridge Phase 1 and Phase 2

Northridge is recorded as two plats, Phase 1 in 2021 and Phase 2 in 2023, under one sub-association and one district rate table. Pulte opened its models in May 2022, and the first home closed in November 2022. Data updated: October 2026.

Phase 1

Plat Book 24, Pages 20A to 20Q, now built out except for remaining lots.

Phase 2

Plat Book 26, Pages 18A to 18I, where Pulte's current available homes sit on Blue Ridge Way and Northridge Road.

What does it cost to own in Northridge?

A Northridge owner pays three recurring charges: the Babcock Ranch master association, the Babcock Ranch Community Independent Special District assessment on the tax bill and the Northridge sub-association, plus one-time charges at closing. Babcock Ranch is an independent special district, not a CDD. Data updated: October 2026.

Charge Amount How it is billed
Babcock Ranch master association $1,632 a year ($408 a quarter) Quarterly
District, 52-foot homesite $2,138.09 a year Property tax bill

The district assessment

The Northridge rows, Phase 3C in the district budget, combine $648.88 of operations and maintenance with $1,489.21 of debt service on a 52-foot homesite or $1,914.70 on a 66-foot homesite. A vacant platted lot pays the same district amount.

The sub-association

The Northridge HOA does not publish a schedule; the 2026 quarterly amounts come from recorded claims of lien. Confirm the current figure on the estoppel.

Northridge amenities

Northridge has no neighborhood amenity center: its recorded declaration states that the developer does not intend to build residential amenities, and the stormwater lakes are not for owner use. Residents use the town amenities nearby, including the Lake Timber Lodge, the Cypress Lodge, Founder's Square, Jack Peeples Park, Sunset Park and Bullhorn Park and the trails. Data updated: October 2026.

Is there golf in Northridge?

No. A fairway or preserve view is a view, not a membership, and Northridge homes do not include Babcock National playing rights.

Is Northridge gated, and is it 55+?

Northridge is not gated: it is entered from Greenway Boulevard on open cul-de-sac streets, and neither Pulte nor the declaration describes a gate. It is open to all ages; the 77-page declaration contains no age restriction. For age-restricted options, see our Babcock Ranch 55+ guide.

Is Northridge in a flood zone?

All 358 Northridge parcels sit in FEMA Zone X at the building envelope, on FIRM panels 12015C0475G and 12015C0500G as revised by Letter of Map Revision 24-04-2314P, effective November 4, 2025, and by three fill-based letters in 2022 and 2023. The county record cards agree. Data updated: October 2026.

Lots near the flood line

38 parcels have a Zone AE boundary touching some part of the lot, and 17 have measurable Zone AE area, the largest about 5 percent of the lot. The adjoining base flood elevation is 30 feet NAVD88. Ask for the elevation certificate on any edge lot.
