How does the Alta Key land lease work?

At Alta Key you buy the house and lease the ground it sits on. The operator states that you own "100% of your home, including its structure, finishes, and upgrades", that "the land underneath is leased", and that its land leases last 99 years. In place of HOA dues, owners pay a monthly community installment that adjusts every year with CPI or by a minimum of 3 percent. Data updated: October 2026.

What the monthly installment covers

According to the operator: community landscaping, roads, amenity upkeep, professional management and resident events. The amount is not published; get it in writing before you sign.

Why the price is lower

A land-lease home's price does not include the land, so it is lower than a comparable fee-simple home. The trade is a monthly charge that rises each year for as long as you own the home.

Property taxes

The operator's FAQ says the owner pays the property taxes on the home and homesite.
