Tuckers Cove Homes for Sale in Babcock Ranch

A Lennar neighborhood of single-family homes, townhomes and villas built around a water park style amenity.
All Babcock Ranch Neighborhoods

Tuckers Cove homes for sale make up the biggest and busiest neighborhood in Babcock Ranch: 1,163 platted homesites on the Charlotte County roll, built and sold by Lennar since 2024, and 235 recorded sales in the 12 months to August 31, 2026 at a $380,000 median. That single median hides two different markets. Phase 1, where the villas and townhomes sit, recorded a $252,000 median; Phase 2, with the larger single-family homes, recorded $524,000. Tuckers Cove is gated, open to all ages and home to the Babcock Ranch water park, which opened to residents in September 2026. Updated October 2026.

This page is the Tuckers Cove section of our Babcock Ranch homes for sale guide. It covers live listings, what each phase and home type actually sold for, Lennar's current collections, the layered association and district charges, flood zones by phase and schools.

Key takeaways for Tuckers Cove buyers

  • Tuckers Cove has 1,163 platted homesites on the county roll, 658 in Phase 1 and 505 in Phase 2, about 14 percent of every parcel in Babcock Ranch. A Phase 4 plat was recorded in April 2026 and is not yet on the roll.
  • Lennar is the builder and is still selling: its community page listed 46 homes available from $237,999 to $795,905 on October 21, 2026.
  • The county recorded 235 sales in the 12 months to August 31, 2026, at a $380,000 median; 224 were Lennar sales and 11 were resales.
  • Phase 1 recorded a $252,000 median and Phase 2 a $524,000 median, so always compare a home against its own phase.
  • Most of Phase 1 is in FEMA Zone X; most of Phase 2 is in Zone AE, a special flood hazard area.
  • Owners carry the Babcock Ranch master fee of $1,632 a year, a Tuckers Cove master association charge of $2,504 a year and a district assessment of $1,499.94 to $2,138.22 a year on Phase 1 homes, plus a $750 yearly food and beverage minimum.
  • The lazy river, water slide and on-site dining opened to residents in September 2026.

Every active Tuckers Cove listing is in the searches below, filtered to the Tuckers Cove subdivision inside the Babcock Ranch map frame and sorted by price. Resale homes and Lennar inventory appear together where Lennar lists them on the MLS. As of October 21, 2026 the MLS showed 18 Tuckers Cove homes for sale at a median list price of $459,526, with 7 more under contract, about 2.3 months of supply. Lennar's own sales center showed 46 homes available the same day, because a builder lists only part of its inventory on the MLS. Data updated: October 2026.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract.

What do Tuckers Cove homes sell for?

Charlotte County recorded 235 Tuckers Cove sales in the 12 months to August 31, 2026, at a $380,000 median. 224 of them were Lennar selling new homes and 11 were owner resales. Because Phase 1 and Phase 2 sell different products, the phase medians tell a buyer far more than the overall figure. Data updated: September 2026.

What the MLS shows

The Southwest Florida MLS recorded 94 Tuckers Cove closings in the 12 months to October 21, 2026, at a $450,000 median, $179 per square foot, 33 median days on market and 97.8 percent of the final list price. That is the most MLS closings of any Babcock Ranch neighborhood, and Tuckers Cove homes sold faster than the Babcock Ranch median of 58 days. The MLS count is lower than the county count because many Lennar sales close straight from the sales center without an MLS listing.

How prices have moved

Year over year, the overall Tuckers Cove median fell from $445,300 to $380,000 while sales volume rose about 5 percent. That fall is mostly a change in mix, not a price cut: the single-family median rose from $498,650 to $522,500 over the same period, while more of the sales were lower-priced villas and townhomes. Price per square foot eased about 9 percent.

What resales tell you

We tracked every Tuckers Cove resale on the county file. Of 14 recorded resales, 7 sold for more than their new-home price, 6 for less and 1 at the same price, a median gain of $550. A resale often competes with Lennar's current incentives on the next street, so price it against both.

Which Tuckers Cove home fits you?

Lennar sells Tuckers Cove in six collections across 26 floor plans, from townhomes near $238,000 to estate homes above $500,000, with 1,417 to 3,945 square feet and two to six bedrooms. Choosing a collection usually settles the phase, the flood zone and the district rate as well, so it is the first decision to make. Prices below are Lennar's published "from" prices on October 21, 2026.

Lennar collection From price (Lennar, October 21, 2026)
Townhomes $237,999
Villas $270,499
Patio Homes $293,999
Executive Homes $344,196
Manor Homes from the $400s
Estate Homes $511,499

Townhomes

The entry point to Tuckers Cove. Townhomes start at $237,999 and recorded villa and townhome sales in Phase 1 ran $215,000 to $330,000. They carry the lowest district rate, $1,499.94 a year on the Phase 1 roll.

Villas

Twin villas start at $270,499 and share a wall with one neighbor. The Phase 1 district rate for a twin villa is $1,797.70 a year.

Patio Homes

Patio homes start at $293,999, a detached option on a smaller lot for buyers who want no shared wall at a villa-like price.

Executive Homes

Executive homes start at $344,196 and make up much of Lennar's quick move-in inventory, with cards at $325,999 to $350,296 on October 21, 2026.

Manor Homes

Manor homes are listed from the $400s, the step between the executive and estate lines.

Estate Homes

Estate homes start at $511,499 and include the largest plans, up to 3,945 square feet and six bedrooms, with a Next Gen suite on select plans. Most sit on the 62-foot homesites, which carry a $2,138.22 district rate in Phase 1.

Tuckers Cove Phase 1 and Phase 2

Tuckers Cove is recorded as two plats today, and the two behave like separate neighborhoods for price, flood zone and how the district bills the lot. A Phase 4 plat was recorded on April 29, 2026 but is not yet on the county roll, and no Phase 3 plat has been recorded. Data updated: October 2026.

Phase 1

Phase 1 is the original Tuckers Cove plat, recorded in March 2024, with 658 homesites: 214 single-family homes, 114 villas and townhomes and 330 lots still vacant on the October 2026 roll. It recorded 124 sales at a $252,000 median in the last 12 months. 621 of its 658 homesites sit entirely in FEMA Zone X. Its homes are on the district's tax roll, so the assessment prints on the property tax bill.

Phase 2

Phase 2, recorded in May 2025, holds 505 homesites, most of them still under construction: 46 single-family homes and 19 villas and townhomes were on the October 2026 roll. It recorded 111 sales at a $524,000 median, led by single-family homes at $570,000. 426 of its 505 homesites sit entirely in FEMA Zone AE. In FY2026 every Phase 2 unit was billed by the district directly, off the tax roll, at the platted undeveloped rate of $588.40, so a Phase 2 tax bill does not show the district charge.

What does it cost to own in Tuckers Cove?

A Tuckers Cove owner pays the Babcock Ranch master fee, the Tuckers Cove master association, a district assessment, and in a townhome community a sub-association, plus town center charges recorded in August 2026. Babcock Ranch is an independent special district, not a CDD. Data updated: October 2026.

Charge Amount How it is billed
Babcock Ranch master association $1,632 a year ($408 a quarter) Quarterly
Tuckers Cove master association $2,504 a year ($626 a quarter: $220 maintenance, $406 landscape) Quarterly
Townhomes I sub-association $2,132 a year ($533 a quarter) Quarterly, townhome owners only
District, Phase 1 single-family, 52-foot lot $1,925.46 a year Property tax bill
District, Phase 1 single-family, 62-foot lot $2,138.22 a year Property tax bill
District, Phase 1 townhome $1,499.94 a year Property tax bill
District, Phase 1 twin villa $1,797.70 a year Property tax bill
District, Phase 2, platted undeveloped rate $588.40 a year Billed directly by the district
Food and beverage minimum $750 a year Recorded August 13, 2026
Town center base fee $850 a year, capped at 10 percent increases Recorded August 13, 2026
Capital contribution on resale $1,500 Paid by the buyer at closing
Solid waste $340.58 a year Property tax bill, single-family

The district assessment

The Babcock Ranch Community Independent Special District assessment combines $648.88 of operations and maintenance with a debt service share that depends on the homesite. On a Phase 1 single-family home on a 52-foot lot, that is $1,925.46 a year. Phase 2 buyers should budget for the district charge separately, because it did not print on the FY2026 tax bill.

Charges recorded in August 2026

An amendment recorded on August 13, 2026 added a $750 yearly food and beverage minimum and a town center base fee of $850 a year, capped at 10 percent increases, plus a town center expenses fee with no recorded amount. Lennar's own HOA figures are published without a billing period, so we rely on the recorded amounts above.

The Tuckers Cove water park and amenities

The Tuckers Cove amenity campus is the reason many buyers start here. Lennar announced on September 11, 2026 that the lazy river, the water slide experience and on-site dining were open to residents, and the Babcock Ranch Telegraph reported the grand openings that month. Lennar also lists Luau Beach, a private lakeside area, splash pads, pools, tennis, pickleball and basketball courts, a fitness center, a dog park, playgrounds, a pump track and a lifestyle director. Data updated: October 2026.

Is there golf in Tuckers Cove?

No. Tuckers Cove has no golf course or golf membership. The two Babcock Ranch golf neighborhoods are Babcock National, which is resale only, and Webb's Reserve.

Town amenities nearby

Founder's Square, the Lake Babcock trails, Babcock Neighborhood School and the MidTown shops are town amenities open to every Babcock Ranch resident, about 3 miles from the Tuckers Cove sales center.

Is Tuckers Cove gated, and is it 55+?

Tuckers Cove is a gated neighborhood, and it is open to all ages: its recorded declaration has no age restriction. Buyers who want an age-restricted community in Babcock Ranch should compare Regency and Alta Key in our Babcock Ranch 55+ guide.

Is Tuckers Cove in a flood zone?

Part of it is. All 1,163 Tuckers Cove homesites were checked against the FEMA National Flood Hazard Layer: 646 sit entirely in Zone X, 426 entirely in Zone AE, 80 straddle AE and X and 11 touch Zone D. The split follows the phase line. Data updated: October 2026.

Phase 1 flood zones

621 of Phase 1's 658 homesites sit entirely in Zone X, minimal flood hazard, and none sit entirely in Zone AE. Of the 393 homes built across Tuckers Cove by September 2026, 322, or 82 percent, are entirely in Zone X.

Phase 2 flood zones

426 of Phase 2's 505 homesites sit entirely in Zone AE, a special flood hazard area where a lender with a federally backed loan requires flood insurance. Ask for the elevation certificate on any Phase 2 home before you write an offer; the premium depends on it.

Hurricane Ian

No Tuckers Cove home existed when Hurricane Ian came ashore in September 2022; the first plat was recorded in 2024. Babcock Ranch's town-wide storm record does not describe these homes, so judge them by their own elevation certificates.

Schools near Tuckers Cove

Babcock Neighborhood School and Babcock High School, a public charter serving kindergarten through grade 12, sit about 2.8 miles from the Tuckers Cove sales center. Admission is by lottery: after sibling, staff and military preferences, the school targets half its seats for students living in the district and within 4 miles, so buying here does not guarantee a seat. Confirm zoned Charlotte County public schools for the specific address on the district's school boundary locator.
