What the MLS shows
The Southwest Florida MLS recorded 75 Babcock National closings in the 12 months to October 21, 2026, at a $275,000 median, $192 per square foot, 84 median days on market and 96.3 percent of the final list price. Single-family closings numbered 14 at a $717,500 median; condo and coach home closings numbered 61. With 21 homes active, that is about 3.4 months of supply. Babcock National homes take longer to sell than the Babcock Ranch average of 58 days, and sell a little further below list, so price a resale against its own building group, not against the town.
Single-family prices by band
Of the 18 single-family sales in the county's 12-month window, 4 sold under $600,000, 6 between $600,000 and $700,000, 4 between $700,000 and $800,000 and 4 at $800,000 or more. The top of the market is Talon Terrace, where recorded sales ran $735,000 to $845,000.
Which Babcock National home fits you?
Babcock National holds five product lines built by Lennar from 17 plans: terrace condos, veranda condos, coach homes, and executive and estate single-family homes. Most buyers decide first between a condominium and a single-family home, then between the three condo types, because the price steps between them are large and predictable.
| Product | Units | Size | Bedrooms and garage | Recorded median, last 12 months |
|---|---|---|---|---|
| Terrace condos, four-story buildings | 390 | 1,120 to 1,301 sq ft | 2 bed, 2 bath, no garage | $220,000 |
| Veranda condos, two-story buildings | 248 | 1,355 to 1,569 sq ft | 2 bed, 2 bath, 1-car garage | $282,500 |
| Coach homes | 152 | 1,741 to 2,110 sq ft | 3 bed, 2 bath, 2-car garage | $397,500 |
| Executive single-family homes | part of 282 | 1,850 to 2,247 sq ft | 2-car garage | $655,150 (all single-family) |
| Estate single-family homes | part of 282 | 2,395 to 3,473 sq ft | up to 5 bed | $655,150 (all single-family) |

Terrace condos (Terrace I to Terrace 6)
The six terrace associations hold 390 units in four-story buildings on Greenway Boulevard and Boardwalk Loop, built 2020 to 2024. They are the least expensive way into Babcock National and into bundled golf: 32 terrace units recorded a $220,000 median in the last 12 months, with association medians from $210,000 (Terrace 6, the newest buildings) to $232,000 (Terrace V). Because the buildings are three stories or more, Florida's structural integrity reserve study rules under section 718.112 apply.
Veranda condos (Veranda I to IV)
The four veranda associations hold 248 units in two-story buildings on Greenway Boulevard, Grassland Lane and Boardwalk Loop, each with a one-car garage. 17 veranda units recorded a $282,500 median; Veranda III on Grassland Lane posted the highest price per square foot of any condo group, about $230. Two-story buildings fall outside the structural integrity reserve study requirement.
Coach homes (Coach Homes I to III)
The three coach home associations hold 152 three-bedroom units with two-car garages on Grassland Lane and Water Bird Way, built 2021 to 2024. 16 coach homes recorded a $397,500 median, with sales from $345,000 to $425,000. For a buyer who wants single-family space at a condo price, this is the group to watch.
Single-family homes
The 282 single-family homes sit on 50-foot and 75-foot lots along Boardwalk Loop (83 homes), Sugar Hill Drive (54), Leaning Pine Lane (52), Talon Terrace (40), Cranes Marsh Court (38) and Greenway Boulevard (15). Recorded single-family sales over the last 12 months ran from $383,000 to $845,000, at a $289 median per heated square foot, the highest of any Babcock National product.

Is golf included with Babcock National homes?
Golf at Babcock National is bundled by unit. The club's 2026 Membership Guide defines one golf member for each associated golf lot or unit, and the club states it does not offer outside memberships: membership is only available to property owners within Babcock National. In practice almost every home carries golf, but not every unit does, so confirm the golf status of the exact unit before you write an offer. Data updated: October 2026.
| 2026 golf charge (club Membership Guide) | Amount |
|---|---|
| Golf annual assessment | $1,988 a year |
| Golf reserve capitalization | $300 a year |
| Billed quarterly | $572 a quarter ($2,288 a year) |
| Member fee to play | $30 per 18 holes, $20 per 9 |
| Resale capital contribution | $2,500 |
The resale capital contribution is listed by the club for 2026; who pays it is set by your contract and the estoppel letter. The course is an 18-hole, par 72 Gordon Lewis design, opened in February 2020 and playing 7,067 yards from the back tees. Water comes into play on nine holes, and the course threads between the streets, so many homes and condo buildings front a fairway or a lake. From May through October, members get reciprocal play at about 78 area clubs.
The second golf neighborhood in Babcock Ranch is Webb's Reserve, where Lennar is still selling new homes with their own bundled club. If golf is the deciding factor, compare the two on our Babcock Ranch guide.
What does it cost to own in Babcock National?
Every Babcock National owner pays three layers before any condominium or neighborhood dues: the Babcock Ranch master association fee, the Babcock Ranch Community Independent Special District assessment on the tax bill, and, on a golf unit, the golf carry. Babcock Ranch is an independent special district, not a CDD. Data updated: October 2026.
| Product | District assessment, FY2026 (operations plus debt) | Master association, 2026 | Golf, 2026 (golf units) | Floor per year, golf unit |
|---|---|---|---|---|
| Terrace condo | $1,617.99 | $1,632 | $2,288 | $5,537.99 |

| Single-family, 75-foot lot | $2,623.49 | $1,632 | $2,288 | $6,543.49 |
Sources: BRCISD FY2026 Adopted Budget, on-roll rows for Babcock National Phase 3A; Babcock Ranch Residential Association 2026 master fee schedule; club 2026 Membership Guide.
The master fee is $408 a quarter for every unit: $270 for the master association, $135 for community internet and $3 environmental. The district assessment combines $648.88 of operations and maintenance with a debt service share that differs by product. A single-family home on the tax roll also pays a $340.58 solid waste charge. On top of the floor sit the Babcock National HOA dues and, for a condo, the condominium association dues; neither is published by the associations, so read them on the estoppel for the unit you are buying.
The four layers of liens
A 2026 Charlotte County foreclosure notice on a Terrace III unit named the master association, the Terrace III condominium association, the Babcock National HOA and the golf club as parties. That is a useful reminder that a Babcock National unit can carry charges from four associations, and every one should be current at closing.
Is Babcock National gated, and is it 55+?
Babcock National is gated, with the gatehouse at 42910 Greenway Boulevard. It is not a 55+ community: no age restriction appears on any developer, club or association source, and the developer lists only Alta Key and Regency as the 55+ neighborhoods of Babcock Ranch. Buyers who want age-restricted living should compare our Babcock Ranch 55+ guide.
The clubhouse, amenities and The Enclave
Inside the gate, Babcock National has the clubhouse with The Enclave restaurant and The Enclave Ballroom, The Watershed Grill by the pool, a resort-style pool with lap lanes and a spa, a tiki bar, tennis, pickleball, bocce, a fitness center and The Getaway Spa. "The Enclave at Babcock National" is the clubhouse restaurant and ballroom, not a neighborhood: there is no subdivision or association by that name on the county roll. Town amenities such as Founder's Square, the Lake Babcock trails and the Publix at Crescent B Commons sit a short drive away.
Is Babcock National in a flood zone?
We tested the representative point of all 1,144 Babcock National parcels on the Charlotte County map against the FEMA National Flood Hazard Layer on October 21, 2026. 1,143 sit in Zone X, an area of minimal flood hazard, including every condominium association and 340 of 341 single-family plat parcels. The one exception is a common tract with no home on it, which touches a Zone AE polygon. Data updated: October 2026.
Flow ways border the community, and the area around it contains shaded Zone X and Zone AE floodway polygons, so the Zone X finding belongs to Babcock National itself, not to all of Babcock Ranch. The parcels sit on FIRM panel 12015C0500G as revised by FEMA Letter of Map Revision 24-04-2314P, effective November 4, 2025. A lot's elevation certificate is still the document a lender and insurer will rely on.
When Hurricane Ian made its second landfall near Punta Gorda on September 28, 2022, Babcock National's first homes were already standing. ASCE's Civil Engineering magazine documented the town-wide engineering behind Babcock Ranch's performance: pads raised 3 to 6 feet with about 2.5 million cubic yards of on-site fill, buried power lines and stormwater structures built with sumps.
Schools near Babcock National
Babcock Neighborhood School and Babcock High School, a public charter school serving kindergarten through grade 12, sit about 2 miles from Babcock National at 43301 Cypress Parkway. Admission is by lottery with preferences, so owning a Babcock National home does not guarantee a seat. Zoned Charlotte County public schools vary by address; confirm them on the district's school boundary locator for the specific home.

What Babcock National backs onto
The golf course runs through the neighborhood, so homes and condo buildings front fairways and lakes. The north and northeast edge backs onto undeveloped pine flatwoods and wetland ponds, and a large lake lies to the south and southwest. There is no rail line or highway frontage; State Road 31 is more than a mile west. Views differ lot by lot, so check each listing on the satellite map before you price it.
