The 12-month window runs September 26, 2025 to September 25, 2026, and the newest Landings sale in it was recorded August 28, 2026. No sale in either window was builder-direct: every one was a resale. The county median moved down 12.3 percent, from $350,000 to $307,000, and the number of sales fell from 59 to 43. No multi-parcel deed was found, so none was excluded.

The Landings price trend since 2015

The county record shows a long flat stretch, a sharp climb in 2021 and 2022, a 2023 peak and a softer 2025 and 2026. Because more than nine in ten Landings homes are condominiums, the overall median tracks the condominium median closely, and a handful of single-family sales each year move the single-family column much more.

Source: Lee County Property Appraiser sale files by calendar year. Builder-direct is estimated as the first qualified sale within one year of the year built; with the last village finished in 2000, no year since 2015 shows one. The busiest year was 2021, with 109 recorded sales. The 2023 median of $380,000 is the high point of the series, 91.0 percent above the 2015 median of $199,000, and the 2026 year-to-date median of $286,700 is 24.6 percent below that peak. Median dollars per heated square foot more than doubled from $123 in 2015 to $261 in 2023 before easing to $199 in 2026.

Price bands in the last 12 months

Of the 43 recorded sales, 19 closed at $300,000 or less, 11 between $300,000 and $400,000, 5 between $400,000 and $500,000, 4 between $500,000 and $750,000, 3 between $750,000 and $1,000,000, and 1 above $1,000,000. The band at $300,000 or less was the busiest, and it holds most of the Steamboat Bend, Steamboat Bend East and Windjammer condominium sales. Every sale above $700,000 was a single-family home in Mariner's Cove or Lighthouse Village, or one of the two large Ariel residences.

The highest qualified sale of a Landings home anywhere in the county file is $1,275,000 for 5000 Harbortown Ln, recorded April 22, 2016, a 3,664 square foot Harbortown condominium built in 1981. The two Ariel sales at the top of the 12-month list are among the largest residences in the community: the county roll's largest condominium is 4,794 heated square feet.

Price per square foot in The Landings

County dollars per square foot on this page use heated (living) area from the Lee County roll, not total area under roof. On that basis the 12-month median was $202 per square foot for all homes, $346 for single-family homes and $199 for condominiums. The calendar-year peak was $261 in 2023, and the 2026 year to date sits at $199. Single-family homes in Mariner's Cove and Lighthouse Village carry the highest figures per square foot because they are detached homes on their own lots; the large Ariel residences carry some of the lowest, because a high price is spread across a very large floor plan.

What the county record cannot show

The county file records the price and the date a deed was recorded. It does not record the asking price, how long the home was listed, the floor a condominium sits on, the view, a boat slip, or how many homes are for sale today. Those are MLS fields or association records, and the MLS fields are being added in our next data refresh; the listing links above show current inventory now.

The county roll counts 27 Lighthouse homes where the community history counts 28, which is why the county total is 1,127 against the history's 1,128. A median of one to three sales is a single price or a narrow range, not a village value.

Riverside Yacht Club Estates, a neighborhood of detached homes inside the same walls, is a separate homeowners association whose club membership is optional according to listing remarks, so it is not counted in any figure on this page.

Windjammer

Windjammer is the first and largest village: construction began there in 1976, owners took over the association on February 8, 1979, and the county counts 195 homes, 185 condominium units plus 10 lot-and-villa homes on Windjammer Lane. Streets include Foremast, Mainmast, Spanker, Bowsprit, Jib Boom, Crossjack and Taffrail Courts. The county recorded 10 Windjammer sales in 12 months at a $265,000 median, from $150,000 to $615,000.

The Windjammer legal descriptions are split across several parts and spellings, so the county reports Windjammer by part: Windjammer Village Part 2 (72 homes, 1,220 heated square foot median, 8 sales in 24 months at $235,000), the Part 1 condominium groups (27 and 15 homes, $350,000 and $360,000 on one and three sales), and the 10 Windjammer Village lot homes (2,047 square foot median, 2 sales at $607,500). The highest 12-month Windjammer sale was the $615,000 lot home at 4476 Windjammer Ln, recorded September 30, 2025. Every Windjammer parcel is mapped in FEMA Zone AE, and 121 of its 195 parcels are in the county's Coastal High Hazard Area. The 2026 county median just value for the village is $230,612.

The Ariel association lists an emergency generator and fire sprinklers in the common areas, says the tower rose on one of the nation's most productive gladioli farms, and notes that a planned sister tower, Taeping, was never built. A county permit to raise the common-area pool deck was finaled in March 2024. All 135 Ariel parcels are mapped in Zone AE and in the Coastal High Hazard Area.

Steamboat Bend and Steamboat Bend East

Steamboat Bend (112 condominium homes, built 1979 to 1986, owners in control February 5, 1981) and Steamboat Bend East (120 homes, built 1980 to 1986, turned over February 26, 1985) are two condominium associations in the same block. Yes, for the 14 villages. The club describes itself as offering "bundled marina, golf, racquet sports, dining, fitness, and aquatic amenities" for its members, and the village associations (12 condominium associations and 2 homeowner associations) are members of the club. The club does not publish the dollar share of each village's assessment that goes to the club, so the amount is not printed here; the village's budget and the estoppel certificate for the unit show it.

The marina at The Landings

The club runs a private harbor and full-service marina on the Caloosahatchee River with fuel, maintenance, bottom painting, detailing, electronics, fiberglass and canvas work, a Ship's Store, boat and trailer storage, kayak rack storage and an exclusive resident boat rental program. Wheelhouse Grill sits at the marina with river views. A county permit issued January 2, 2025 covers a 375 square foot building with an outdoor kitchen and bathroom serving the marina. Slip availability and slip terms are set by the club and are not published on its public pages.

The golf course at The Landings

The club has an 18-hole executive golf course with PGA instructors, a driving range, putting green, short game area and golf shop, and it advertises year-round play. The community history credits Bill Bozes with the original course design; the community magazine says the course began as nine holes, grew to 18 in 1979 and had been redesigned with new fairways and larger greens by 2015.

Tennis, pickleball and fitness

The club lists 13 Har-Tru tennis courts, 8 pickleball courts and 3 bocce courts, plus a fitness center and a competition-size swimming pool. The community magazine dates the tennis stadium to 2009 and the pickleball courts to 2017. The club offers instruction and league play for tennis.

Dining and social clubs

The club's two dining venues are Compass Rose in the Helm Club and the Wheelhouse Grill at the marina. The club site lists a chorus, a craft club, bridge, a fishing club, a sailing club, a yacht club, a veterans association and Bible studies among its social activities, and it takes inquiries for weddings and events. In 2009, according to the community magazine, the Helm Club had a bar seating 80 and a 250-seat banquet hall.

Associate memberships for non-residents

The club sells associate memberships to people who do not live in The Landings: dining, pool, single tennis and family tennis, on a membership year running October 1 to September 30. Prices are on an application form rather than the public page, so none is printed here. Associate memberships do not change anything for a village owner, whose club access comes through the village.

Who runs the club day to day

The legal club entity is The Landings Yacht, Golf and Tennis Club, Inc., 4425 S. Landings Drive, Suite 100, Fort Myers, FL 33919. The club's Administration Office is open Monday to Friday, 8 AM to 5 PM, according to its real estate page. The club took its current name in February 1987, the members took control of the club on July 28, 1989, and a separate maintenance and security entity, Landing Association, Inc., merged into the club in December 1989, per the community history.

Is The Landings gated?

Yes. The Landings Yacht, Golf and Tennis Club calls The Landings a "gated waterfront community," directs visitors to the Front Gate for the open house list. The community magazine says the guardhouse at the front entrance and the perimeter wall were added after 1989. Gated; staffing hours not published by the club or associations.

What the gate means for showings

The Ariel association lists The Landings Gatehouse among its contacts, without hours. Because The Landings is gated, every showing needs gate access arranged in advance by the listing or buyer's agent, and open house visitors check in at the Front Gate. The gate procedures and any visitor rules sit in the club's member documents behind its login, so they are not quoted here.

What is not published about security

The club and the associations do not publish staffed gate hours, patrol schedules or a security budget on their public pages. The documents that would hold them are the club's rules and regulations and the club and village budgets, which a buyer can request in writing with the estoppel and governing documents.

Is The Landings a 55+ community?

No recorded age restriction for The Landings was found. The association, club and Lee County sources we read contain no 55 or older occupancy rule, and none of the recorded instruments named on this page sets one, so The Landings is not described as a 55+ community. Each village's declaration would state any occupancy rule.

How to confirm occupancy rules for a village

The recorded declarations for several villages are identified by book and page: Ariel at OR Book 1644, Page 242, Sunset Cove at OR Book 2261, Page 1782, Windjammer Village Part 2 at OR Book 1056, Page 1493 and Part 1 at OR Book 1010, Page 276, with the Mariner's Cove and Lighthouse plats at Plat Book 47, Page 84 and Plat Book 46, Page 75. Any of them can be pulled from the Lee County Clerk's official records.

Who governs The Landings, and what are the leasing rules?

The Landings is governed in layers: 12 condominium associations and 2 homeowner associations, one per village, each a member of the club, which owns and runs the shared amenities. Leasing, pet and vehicle rules are set by each village association, and none publishes its rule text on a public page, so those rules are not printed here.

The 14 village associations

The 12 condominium villages are Ariel, Clipper Cove, Flagship, Harbortown, Longboat, Schooner, Steamboat Bend, Steamboat Bend East, Sunset Cove, Sunset Harbor, Trawler and Windjammer. Lighthouse and Mariner's Cove are fee-simple lot villages with homeowner associations. The Ariel Condominium Association is Sunbiz Document Number 764769 (1982), managed by KW Property Management; the other associations' state filings were not reviewed for this page.

Leasing and pet rules

No village association publishes its leasing or pet rules on a public page; the documents sit behind resident logins. A minimum lease term, an approval process, a pet limit or a vehicle rule may apply in one village and not another. Ask for the village's declaration, rules and any amendments with the estoppel certificate before you write an offer that depends on leasing or a pet.

The estoppel certificate is the document that settles the numbers

For a condominium unit, section 718.116 of the Florida Statutes requires the association to issue an estoppel certificate stating the assessments owed and other amounts due; section 720.30851 does the same for homes in a homeowners association, which covers Lighthouse and Mariner's Cove. Because per-village dues, capital contributions and transfer fees are not published, the estoppel is where a buyer sees them.

What does it cost to own in The Landings?

The Landings ownership costs come in three layers: the village association assessment, which bundles club membership; property tax at the unincorporated Lee County rate for taxing district 068, 13.3623 mills for 2026; and insurance. No community development district or other special district assessment was found. We print only figures with a dated public source. Data updated: October 2026.

Why village dues are not on this page

Club membership is bundled into each village's assessment, so a village's dues cover its own building or grounds costs, its insurance and its share of the club. The associations publish their budgets only behind resident logins, and the club publishes no resident dues. Figures quoted on portal and brokerage pages are not first-party statements, so we leave them out; the estoppel certificate and the association's current budget give the real number for the exact unit.

Property taxes in taxing district 068

Every Landings home is in Lee County taxing district 068, Iona McGregor Fire, in unincorporated Lee County. The 2026 adopted total is 13.3623 mills, or $1,336.23 per $100,000 of taxable value. The proposed total had been 13.3738 mills and the rollback rate 13.4063.

A worked yearly tax example

Take a Landings condominium at the 2026 roll's median condominium taxable value of $201,418. Property tax at 13.3623 mills is $2,691.41 a year. A single-family home at the roll's median single-family taxable value of $333,136 pays $4,451.46. Add the village assessment from the estoppel certificate, plus insurance, for the full yearly cost. Homestead and other exemptions change the taxable value, so run this with the exact home's tax bill.

The 2026 roll's median just (market) value is $235,406 for a Landings condominium and $527,989 for a single-family home; the taxable value is lower because of exemptions and assessment limits.

Special assessments and reserves

No special assessment for The Landings was found in public sources. The club general manager's report dated October 18, 2024 described storm preparation and tennis court repairs and mentioned no assessment. Condominium reserves and any special assessment adopted by a village board appear in the village budget and the estoppel certificate, and buyers should ask for both.

Utilities, cable and internet

No village publishes the list of services its assessment covers on a public page. Building insurance, cable, internet, water and grounds care can each sit inside a village budget or on the owner's own bill, and the split differs between a high-rise condominium like Ariel and a detached home in Mariner's Cove. Confirm what each village's assessment includes, and which utilities the owner pays directly, from the village budget.

Is The Landings in a flood zone?

Partly. On a FEMA flood map census of 1,135 parcels in The Landings' 14 villages, 62.6 percent are in Zone AE (base flood elevation 8 feet), 34.6 percent in shaded Zone X and 2.8 percent in unshaded Zone X. Windjammer, Ariel and Harbortown are 100 percent AE; Flagship, Clipper Cove, Sunset Cove and Steamboat Bend East are 0 percent.

The villages nearest the river and the marina (Windjammer, Ariel, Harbortown, Schooner, Longboat, Trawler and Steamboat Bend) are mostly AE. The second-phase villages built after 1989 (Sunset Cove, Mariner's Cove, Lighthouse and Sunset Harbor), along with Clipper Cove, Flagship and Steamboat Bend East, are mostly shaded X. FEMA classifies the AE areas here as coastal floodplain. A condominium on an upper floor of an AE building is still counted AE, because FEMA maps the land, not the floor.

FEMA map panels for The Landings

The Landings sits on FEMA flood insurance rate map panel 12071C0416G, which covers 1,128 of the census parcels, with seven Sunset Harbor parcels on panel 12071C0408G. Both panels took effect November 17, 2022, and the FEMA and Lee County panel layers agree. Search any address at the FEMA Flood Map Service Center for the current panel and zone.

The 2027 Lee County flood map revision

FEMA's Letter of Final Determination to unincorporated Lee County, dated September 2, 2026, makes a revised flood insurance study and rate maps effective March 2, 2027. The Landings is in unincorporated Lee County, so it is covered by that revision. The list of changing panels was not confirmed for The Landings in the sources we read, so check the exact address on the FEMA Flood Map Service Center or Lee County's flood tools before closing.

Elevation certificates and flood insurance

The FEMA map shows a base flood elevation of 8 feet NAVD88 for the AE parcels, but it does not show how high any building's lowest floor sits. That is on an elevation certificate for the building or unit, which is the document that matters for a flood insurance quote. FEMA now prices National Flood Insurance Program policies building by building under Risk Rating 2.0, fully phased in on April 1, 2023, rather than by zone alone.

Condominium master policies

In a condominium village, the association insures the building under a master policy and the owner carries a unit-owner policy. The master policy's flood and wind limits are association records that are not published, so ask for the declarations page of the village's current policy with the estoppel package.

Florida's seller flood disclosure

Since October 1, 2024, section 689.302 of the Florida Statutes has required a residential seller to give a flood disclosure to the buyer at or before the contract. For a Landings purchase that disclosure, the elevation certificate and the village's insurance records together answer most flood questions.

What hurricane evacuation zone is The Landings in?

Every parcel in The Landings is in Lee County Evacuation Zone A, the first storm-surge zone ordered to evacuate. Lee County names its zones A to E by storm surge rather than storm category. The county's Coastal High Hazard Area layer also flags 283 parcels, 24.9 percent of the census.

The flagged parcels are all 135 in Ariel, 121 in Windjammer, 15 in Harbortown, 7 in Sunset Harbor, 3 in Schooner and 2 in Longboat; no parcel in the other eight villages is flagged.

Evacuation zone and flood zone are different maps

The evacuation zone measures storm surge exposure for emergency planning, and the FEMA flood zone sets flood insurance rules. That is why a Steamboat Bend East home can be in shaded Zone X on the FEMA map and still in Evacuation Zone A. Check the county's evacuation zone map and Florida's Know Your Zone lookup each season.

The Coastal High Hazard Area

The Coastal High Hazard Area is a planning area defined in Florida's growth management law, section 163.3178 of the Florida Statutes, and Lee County maps it as its own layer, separate from both the FEMA flood zone and the evacuation zone. For an existing Landings home it is a planning flag rather than an insurance rule.

Did Hurricane Ian damage The Landings?

No Landings-wide flood count or surge measurement has been published. The National Hurricane Center's Hurricane Ian report puts maximum inundation at 5 to 8 feet above ground up the Caloosahatchee River in Fort Myers, 6 to 9 feet in Cape Coral and Pine Island and 10 to 15 feet on Fort Myers Beach.

The same report records at least 52,514 damaged structures in Lee County, but it has no measurement inside The Landings.

What Landings sources say about Ian

The community magazine's 2026 history article says the Wheelhouse Grille was completely redone after significant damage from Hurricane Ian. Lee County permits show shoreline erosion restoration of about 875 linear feet finaled in April 2023 and a lake bank restoration at Landings Lake 14 finaled in October 2023; the permits do not state a cause. A downtown Fort Myers high water mark of 4.4 feet above ground is in the same NHC report.

The 2024 storms

The club general manager's report dated October 18, 2024 said the two hurricanes of that summer left relatively minor damage. No Landings-specific report on Hurricane Milton or Hurricane Helene beyond that was found. For any home, ask the seller for the flood disclosure, the insurance claim history and the elevation certificate.

Schools near The Landings

The Landings falls in Lee County's 2026-27 elementary choice Zone O, middle choice Zone MM and the South high school choice zone, sub-zone 1, on the district's own zone map, and every parcel point returned the same zones. Lee County assigns students by choice among the schools in a zone, so no single school is assigned to The Landings.

The choice zones for The Landings addresses

Zone O elementary choices are Heights, Rayma C. Page, Tanglewood and Villas. Zone MM middle choices are Cypress Lake Middle and Lexington Middle. South sub-zone 1 high school choices are Cypress Lake High, Dunbar High, Fort Myers High and South Fort Myers High. Families rank schools in the zone, and seats at an oversubscribed school are assigned by lottery under the 2026-27 Student Enrollment Plan, approved by the School Board on December 1, 2025. The plan gives a preference to students living within two miles of a school and does not provide transportation to students within two miles. Confirm any address with the district's school zone tools.

Is The Landings in the City of Fort Myers?

No. The Landings has a Fort Myers mailing address, ZIP 33919, but every parcel is in unincorporated Lee County: zoning area ULC, taxing district 068 and the Iona McGregor Fire district. Lee County, not the City of Fort Myers, handles zoning, building permits and floodplain management here. Most parcels carry RM-2 zoning (322 on the county layer) with some RS-1 (15), and the county's future land use map shows Central Urban at the community's center.

What is changing near The Landings

The only open item within about a mile that would add homes is McGregor Sound, a request to rezone 3.71 acres from RS-1 to RPD (residential planned development) about 0.86 mile from the nearest Landings parcel; its county status is Waiting on Applicant. Two earlier attempts on the same McGregor Boulevard strip, a nine-lot subdivision and a 3.6-acre rezoning for up to 10 single-family homes, were withdrawn. Nothing within a mile adds commercial space.

County work inside and next to The Landings

Lee County development orders inside The Landings include the marina's 375 square foot outdoor kitchen and bathroom building (issued January 2, 2025), three shade umbrellas at the Ariel pool, the Ariel pool deck remodel (finaled March 2024), and the two shoreline and lake bank restorations finaled in 2023. A rear setback variance for a pool cage at 9500 Mariners Cove Ln was approved, and Lee County Utilities' Winkler Road watermain replacement, about 0.65 mile away, has an issued development order.

How The Landings compares with nearby communities

The Landings recorded the lowest 12-month median of these three Fort Myers communities, $307,000, along with the fewest sales, the smallest home count and the largest condominium share. How to read the comparison table

The three counts use each community's legal names on the county roll, so they can differ from association totals: The Landings' own history counts 1,128 residences. Each community's mix of condominiums and single-family homes moves its overall median, so compare the single-family and condominium rows as well. The Landings and Whiskey Creek share ZIP 33919; Gulf Harbour is in ZIP 33908.

The history of The Landings

The Landings began on a former gladiolus farm beside the Caloosahatchee River. Developers Foster Pate and Werner Hoffman, through McGregor Villas, Inc., closed on the land on November 6, 1972 for $2,300,000, construction began with Windjammer in 1976, and the last village homes were finished in 2000, according to the community's history and the county roll.

The first villages, 1976 to 1989

The community history names Burt Hill as the architect of the villages and Bill Bozes as the designer of the golf course. Windjammer and Schooner were turned over to their owners in February 1979, Longboat in April 1980, Steamboat Bend in February 1981, Harbortown in March 1982, Clipper Cove and Steamboat Bend East in February 1985, Flagship in May 1986 and Ariel in March 1989. The developer described the product as 60 different styles of condominiums, villas, townhouses and single-family units, according to the Ariel association.

Members take over the club

The club took its current name, The Landings Yacht, Golf and Tennis Club, Inc., in February 1987. On July 28, 1989 the members took control of the club, buying the amenities from Severson Enterprises for $3,500,000, and in December 1989 the separate Landing Association, Inc., which had handled maintenance and security, merged into the club. In 2002 the members voted 842 to 58, with 27 abstentions, to buy the amenities from Severson Enterprises for $7,950,000.

The second phase and the 1,128 build-out

In 1989 the undeveloped land was sold to builder O.J. Buigas, who added Sunset Cove, Sunset Harbor, Lighthouse Village and Mariner's Cove, along with the guardhouse at the front entrance and the wall around The Landings, according to the community magazine. All four new villages were turned over in 1995. The history says a 1995 purchase of two planned parcels, Whale Harbor and Sandpiper Village, reduced the planned density by 144 to a total of 1,128 residences, and by 1996 the community counted 50,000 trees.

The Landings today

The Landings today is 14 villages on 250 acres, with no builder selling new homes: the county record shows no builder-direct sale in any year since 2015, and every sale is a resale. The club continues to invest in its own facilities, from the redesigned golf course to the floating docks and the marina's new outdoor kitchen building permitted in 2025.

Thinking of selling a home in The Landings?

Buyers in The Landings compare villages closely, and a home priced against its own village's recorded sales, floor plan and flood zone sells faster than one priced against the community median.
