Estero Condos for Sale

Estero condos for sale sit inside the Village of Estero, in gated condominium communities along US 41, around Coconut Point and inside The Brooks and the golf clubs east of the highway. In the twelve months to September 25, 2026, the Lee County Property Appraiser recorded 528 qualified condo sales in the Village at a median of $353,750, from $155,000 to $1,400,000, at a median of $246 per heated square foot.

That is 38 percent of every home sale recorded in the Village in the same twelve months (528 of 1,395), and 317 of the 528 condo sales closed under $400,000. This page is the condo section of our Estero homes for sale and communities guide. It shows live condo listings, what each condo community actually sold for, and the three things that decide the real cost of a Florida condo after the price: the condo safety law, the flood zone and the fees. Updated October 2026.

Every sale figure on this page comes from the Lee County Property Appraiser's own parcel and sale files, qualified arm's-length sales only, and we tracked every Estero condominium with a recorded sale in that window to build the tables below. On the Southwest Florida MLS, 451 Estero condo sales closed in the 12 months to October 22, 2026, at a median of $345,000 after a median 66 days on market, and 208 condos were for sale on October 22, 2026. Source: Southwest Florida MLS (Matrix), listing data, Active, Pending and Closed 0 to 365 days, pulled October 22, 2026, for low-, mid- and high-rise condominium listings in Estero's named communities in Estero's MLS areas.

Estero condos for sale right now

Live Estero condo inventory is linked below, filtered to condominiums for sale with an Estero address and sorted by price. On October 22, 2026, the Southwest Florida MLS showed 208 Estero condos for sale at a median asking price of $367,000. Asking prices are not sale prices, so the recorded figures in the next section are the better guide to what an Estero condo actually costs.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. On October 22, 2026, the most condo listings were at West Bay Club (23), Pelican Sound (16), Saltleaf on Estero Bay in Bonita Springs (16), Breckenridge (15), Lighthouse Bay at The Brooks and Grandezza (12 each), and The Vines, Villagio, Spring Run and Shadow Wood (10 each).

What Estero condos sold for in the last 12 months

Estero condos sold at a median of $353,750 in the twelve months to September 25, 2026, across 528 qualified recorded sales, at a median of $246 per heated square foot. All 528 were inside the Village of Estero; the unincorporated communities with Estero addresses, such as Verdana Village and The Place at Corkscrew, are single-family neighborhoods with no condo sales in the window.

Data updated: October 2026.

Six in ten Estero condo sales (317 of 528) closed under $400,000, and none closed above $1,500,000 in the window. The top of the Estero condo market is the golf and bay club condominiums east and west of US 41, not a high-rise tower.

Why the county count and the MLS count differ

The county records every qualified deed, whether or not the unit was listed on the MLS, and it counts by the parcel's location. The MLS counts listed sales by its own area and city fields. Expect the two to differ by a few percent in either direction, and use the county figure for what sold and the MLS figure for what is listed today.

Estero condo communities compared

Nine condominium communities in the Village account for most Estero condo resales, and each has its own price level, building type and flood profile. The table gives the recorded condo count and the twelve-month county figures for each, then each community gets a short profile with a link to its own page and its live listings.

Data updated: October 2026.

Source: each community's own page, built from the Lee County Property Appraiser roll and sale files, twelve months to September 25, 2026 for every row. Copper Oaks, often listed with these, is fee-simple single-family homes and town villas, not condominiums.

Rapallo at Coconut Point

Rapallo holds 539 condominium units beside Coconut Point and recorded 35 sales at a median of $395,000, the most condo sales of any single Estero community in the window. It is gated. See Rapallo homes for sale.

Lighthouse Bay at The Brooks

Lighthouse Bay is a 654-unit condominium community inside The Brooks with an automated gate and access to The Commons Club social amenities. It recorded 30 sales at a median of $356,000. See Lighthouse Bay at The Brooks.

Villagio

Villagio is a gated community of 514 condominium units in two-story buildings, built from 2004 to 2006. It recorded 31 sales at a median of $260,000, the second most condo sales in Estero and one of the lowest condo medians. Every address in our flood sample mapped to FEMA Zone AE, and three sat in the regulatory floodway, so the flood determination belongs at the top of any Villagio checklist. See Villagio homes for sale.

The Residences at Coconut Point

The Residences hold 290 condominium units built in 2007 and 2008 at the Coconut Point district. The community recorded 21 sales at a median of $366,750. See The Residences at Coconut Point and the wider Coconut Point condos guide.

Meadows of Estero

Meadows of Estero has 262 gated condominium units and recorded 16 sales at a median of $425,000, the highest median among the nine communities in the table. Its pack mapped it to flood Zone X but evacuation Zone A, the clearest Estero example of the two maps disagreeing. See Meadows of Estero.

Genova

Genova is 131 condominium homes in four mid-rise buildings with a manned gate. It recorded 14 sales at a median of $390,000. Its final phase was approved by the Village but has stalled, according to the Village's October 2026 development presentation. See Genova homes for sale.

Copper Oaks town villas (not condominiums)

Copper Oaks is often shopped alongside the condos, but its 292 gated homes are fee-simple single-family homes and town villas, with no condominium on the county roll. It recorded 14 sales at a median of $353,500, the town villas at $302,500. All twelve addresses in its flood sample mapped to Zone AE, along the Estero River corridor. See Copper Oaks.

Osprey Cove

Osprey Cove's 328 condominium units carry a Fort Myers 33967 mailing address inside the Village. It recorded 12 sales at a median of $219,000, the lowest condo median of the nine. See Osprey Cove.

Terra Vista

Terra Vista is a gated community of 167 homes with an unstaffed gate: 124 two-story coach-home condominiums and 43 fee-simple villas and single-family homes. The coach-home condos recorded 8 sales at a median of $308,275, and the whole community 12 at $349,500. Like Meadows of Estero, it mapped to flood Zone X (shaded) and evacuation Zone A. See Terra Vista.

Mirasol at Coconut Point

Mirasol holds 200 condominium units built in 2008 and from 2012 to 2015 and carries a Bonita Springs 34135 mailing address. It recorded 8 sales at a median of $348,750. All 29 Mirasol buildings mapped to FEMA Zone X at their parcel centers, but a narrow Zone AH strip runs along the roadway and lake edge, so confirm the flood zone for the exact building before you insure. See Mirasol at Coconut Point.

Condos inside Estero's golf and club communities

Several thousand more Estero condominium units sit inside the golf and club communities, where the club membership and the community district can cost more each year than the condo association itself. The county roll counts these condominium units in each community; their sales are reported on each community's own page.

Community Condominium units on the roll Club model Community page
Pelican Sound 1,024 bundled, mandatory, non-equity Pelican Sound
Breckenridge 682 bundled par-3 course Breckenridge
Spring Run at The Brooks 620 bundled, mandatory Spring Run
Shadow Wood at The Brooks 444 optional, member-owned, waitlist Shadow Wood
Grandezza 420 social mandatory, golf optional Grandezza
West Bay Club 373 optional equity, waitlist West Bay Club
Stoneybrook 208 district-owned public course Stoneybrook
Copperleaf at The Brooks 154 bundled, member-owned Copperleaf
Wildcat Run 98 social mandatory, golf optional Wildcat Run

Pelican Sound condos and the club fee

Pelican Sound's membership is bundled and mandatory, so every condo buyer joins the Golf and River Club. The club's 2026 fact sheet sets annual dues at $11,495 and the initiation at $20,300, and the River Ridge community development district adds $1,207.64 a year on the tax bill for fiscal 2027. Those are on top of the condo association's own fee.

Breckenridge's five-story and three-story buildings

Breckenridge's 682 condominium units include The Preserve (160 units in five-story buildings), Lake Augusta (180 units in three-story buildings) and Court Side (116 of its 118 units in three-story buildings). Those buildings are three stories or more, so Florida's milestone inspection and structural reserve study rules reach them. The 2026 master fee is $2,800.

Shadow Wood condos and The Brooks district

Shadow Wood's 2026 master assessment is $4,687 a home, and a resale capital contribution of $3,500 applies up to a $1.25 million price, plus 1 percent above that, capped at $8,500, paid by the buyer. The Brooks community development district's fiscal 2027 operations line is $1,017.25 a unit, with a debt line that varies by neighborhood. Golf membership is optional and carries a waitlist.

Spring Run and Copperleaf

Spring Run's bundled membership fee for 2026-27 is $9,820, with a $12,000 resale fee. Copperleaf's recurring club charges were $14,828 in 2025 (dues, a project assessment and cable), plus a $1,000 food and beverage minimum, with a $15,000 capital contribution and no initiation fee. Both sit inside The Brooks.

What Florida's condo safety law means for an Estero condo

Two Florida statutes passed after the 2021 Surfside collapse decide much of the cost of a condo built three stories or higher: section 553.899, which requires a milestone structural inspection, and section 718.112, which requires a structural integrity reserve study, known as a SIRS. Most Estero condominiums are two- and three-story buildings from the 2000s, so the age and the height of the building decide which rules apply.

The milestone inspection

Under section 553.899, a condominium building three stories or more in height needs a milestone structural inspection by December 31 of the year it reaches 30 years of age, and every 10 years after that. The Estero condo communities with a build year in our research were completed between 2004 and 2015, so any of their buildings that reach three stories have a first milestone year from the mid-2030s to the mid-2040s. The Residences at Coconut Point, completed in 2007 and 2008, reach 30 in 2037 and 2038.

The structural integrity reserve study

Under section 718.112, an association of a building three stories or higher must have a structural integrity reserve study covering the roof, structure, fireproofing, plumbing, electrical systems, waterproofing, windows and exterior doors, and must fund the reserves it calls for. A buyer should ask for the most recent SIRS, the funding plan and any special assessment the board has discussed. The state's reporting database lists the associations that have filed.

Which Estero condos the two rules reach

Villagio's two-story buildings fall below the three-story line for both rules. Breckenridge's five-story Preserve and three-story Lake Augusta and Court Side buildings fall within it. For every other building, check the story count in the county record and the association's filing with the Department of Business and Professional Regulation.

Are Estero condos in a flood zone?

Most Estero condos are not in a FEMA Special Flood Hazard Area, but the ones that are cluster along the Estero River and west of US 41. In a random sample of 103 Village condo addresses checked against FEMA's flood map in October 2026, 71 mapped to Zone X, 19 to shaded Zone X (0.2 percent annual chance), 13 to Zone AE and none to Zone AH, so 13 percent sat in the Special Flood Hazard Area.

Flood zone, Village condo sample Addresses
Zone X (minimal hazard) 71
Shaded Zone X (0.2 percent annual chance) 19
Zone AE (Special Flood Hazard Area) 13
Zone AH 0

Source: FEMA National Flood Hazard Layer point queries on Census-geocoded Lee County roll addresses, 103 Village condo addresses, October 21, 2026. A sample, not a guarantee: the flood zone is decided by the building and its elevation certificate.

Flood zone and evacuation zone are different maps

The flood zone sets insurance rules; Lee County's evacuation zone tells you when to leave for a storm. Several Estero condo communities, including Meadows of Estero, Terra Vista and Breckenridge, mapped to flood Zone X and evacuation Zone A. Across the whole Village sample, 29 percent of homes were in evacuation Zone A.

What Florida's flood disclosure law asks of a seller

Section 689.302 requires a seller of residential property to give a flood disclosure before closing, including whether the seller has filed a flood insurance claim or received federal disaster assistance for flood damage. Read it alongside the elevation certificate and the association's own storm history.

What an Estero condo costs to own

An Estero condo's carrying cost has four parts after the mortgage: the property tax bill, the condo association fee, any master association, club or district charge, and insurance. The Village of Estero's own tax rate is 0.73 mills for fiscal 2026-27, adopted September 23, 2026, which the Village describes as the lowest municipal tax rate in the state.

The tax bill

An Estero tax bill adds the Village (0.73 mills), Lee County, the school district (5.271 mills for 2026-27), the fire district (Estero Fire Rescue at 2.288 mills for most of Estero) and smaller districts, plus any community development district. Ask for the unit's last tax bill rather than estimating it.

The association fee

Condo association fees in Estero vary with the building's age, its amenities and its reserve plan, and they are set each year by the board. As entered on MLS listings in the 12 months to October 22, 2026, typical condominium fees ran as shown below; master association, club and district charges come on top where a community has them. Ask for the current budget and the last two years of minutes before you write an offer.

Community Typical condo fee, as entered on MLS listings
West Bay Club About $3,445 to $4,052 a quarter by building, about $3,277 a month at The Island; master fee typically $2,595 a quarter
Saltleaf on Estero Bay Typically $2,996 a month; community association typically $4,564 a quarter
Shadow Wood at The Brooks About $2,500 a quarter at Indigo Isle and $2,250 at Cypress Hammock, plus the $4,687 community base
Grandezza About $2,000 a quarter at Oakwood, $2,090 at Sabal Palm and $2,150 at Avalon, plus the club fee
Meadows of Estero $2,022 a quarter on most listings
Mirasol at Coconut Point Typically $1,951 a quarter
Genova $1,658 to $2,582 a quarter by unit, plus a master fee of about $985 to $1,066 a quarter
Osprey Cove About $1,650 a quarter
Coconut Shores Typically $1,551 a quarter, plus a master fee of typically $763 a quarter
Pelican Sound About $1,350 to $1,950 a quarter by neighborhood, plus the club assessment
Bella Terra (Barletta) Typically $1,226 a quarter, plus a master fee of typically $573 a quarter
Stoneybrook Typically $1,147 a quarter, plus a master fee of typically $696 a quarter
Terra Vista coach homes Typically $1,130 a quarter, plus a master fee of $504 a quarter
The Residences at Coconut Point Typically $839 a month
Villagio $580 a month

Lighthouse Bay's 2026 association packets set its fees at $2,450 to $3,328 a quarter, including the master association and club dues. Source: Southwest Florida MLS (Matrix), listing data, Active, Pending and Closed 0 to 365 days, pulled October 22, 2026; fees are as entered on MLS listings by listing agents, and each community's own page gives the detail.

Insurance

The association insures the building; the owner insures the unit's interior and contents. Section 627.351 phases a flood coverage requirement into Citizens Property Insurance policies, so confirm with your insurance agent whether it applies to the unit you are buying, and read the Department of Financial Services' summary of recent changes.

Saltleaf and The Ritz-Carlton Residences: Estero Bay, in Bonita Springs

The Ritz-Carlton Residences, Estero Bay and the Saltleaf towers carry the Estero Bay name but sit in the City of Bonita Springs, ZIP 34134, so they are not in any Estero total on this page. Between April and August 2026 the county recorded 96 sales there at a median of $4,397,500, all first sales from the developer.

Unit 2001 at 5100 Seagrass Blvd, 3,885 square feet, sold for $7,560,000 on April 24, 2026, sold by Jesse McGreevy of McGreevy and Comisar (recorded deed and Southwest Florida MLS). For the Bonita Springs condo market, including those towers, see our Bonita Springs condos for sale page.

How Hurricanes Ian and Milton reached Estero

Hurricane Ian made landfall on September 28, 2022, and the National Hurricane Center's report records maximum inundation of 8 to 12 feet above ground level in Estero, Bonita Beach, Bonita Springs and North Naples. The Village reported its worst damage west of US 41. Hurricane Milton in October 2024 brought 4 to 6 feet of surge south of Boca Grande through Bonita Beach, and Lee County ordered evacuation of Zones A and B.

What to ask a condo association about the storms

Ask whether the buildings took water in Ian, what the association repaired and how it paid for it, whether any special assessment followed, and what the master insurance policy now costs. The answers show up in the minutes and the budget, and they often explain a price difference between two similar communities.

Do Estero condos need a milestone inspection?

Only buildings three stories or more in height. Under section 553.899 the first milestone inspection is due by December 31 of the year the building turns 30, and every 10 years after that.

When does The Residences at Coconut Point reach its milestone year?

Its buildings were completed in 2007 and 2008, so they reach 30 years of age in 2037 and 2038, if they meet the three-story threshold.

Villagio's buildings are two stories, below the three-story line in sections 553.899 and 718.112. The association still keeps its own reserves; ask for the budget.

Which Estero condos are clearly covered by the SIRS rule?

Breckenridge's Preserve (five-story buildings), Lake Augusta and Court Side (three-story buildings) are three stories or more, so the structural integrity reserve study rule reaches them.

Where can I check whether a condo association filed its SIRS?

The Florida Department of Business and Professional Regulation keeps a SIRS reporting database for condominium associations. Ask the association for the full study as well.

Are Estero condos in a flood zone?

In our October 2026 sample of 103 Village condo addresses, 13 percent were in the Special Flood Hazard Area (Zone AE) and the rest in Zone X or shaded Zone X. Check the exact building.

Which Estero condo communities sampled in Zone AE?

Every Villagio address in our sample mapped to Zone AE, three of them in the floodway. Nearby Copper Oaks, a fee-simple community rather than a condominium, also sampled all twelve addresses in Zone AE.

Is the flood zone the same as the evacuation zone?

No. Meadows of Estero, Terra Vista and Breckenridge mapped to flood Zone X but Lee County evacuation Zone A. Use the flood zone for insurance and the evacuation zone for storm plans.

Does Citizens Property Insurance require flood coverage on an Estero condo?

Section 627.351 phases a flood coverage requirement into Citizens policies. Ask your insurance agent whether it applies to the unit policy you will carry.

What property tax rate applies to an Estero condo?
