New Construction Homes for Sale in Naples, FL
By Jesse McGreevy and Marc Comisar, Domain Realty Group, the #1 team in Southwest Florida since 2012. Updated October 2026.
Collier County recorded 517 builder-direct home sales in Naples ZIP codes in the 12 months to August 31, 2026, at a $775,000 median, out of 9,146 qualified home sales (Collier County Property Appraiser public files, bundle dated October 27, 2026). The builders selling the most new Naples homes right now are GL Homes at Valencia Sky (55+), Taylor Morrison at Esplanade by the Islands, Stock and Pulte at Caymas, DiVosta at Terreno, Neal Communities at SkySail and Toll Brothers at Seven Shores. Starting prices published by those builders run from about $306,000 for a SkySail townhome to about $2.1 million for a Stock estate home at Caymas, and most of the volume sits in East Naples (ZIP 34114) and along the Golden Gate Estates corridor (ZIP 34120).

This page is the buyer’s map of new construction in Naples: which community, which builder, what the builder says it costs to start, what the county says new homes actually sold for, and the costs a builder’s sales office does not put on the brochure. We tracked every recorded builder sale in the county file to build it. If you want a person to walk the models with you, talk to our team or call 239-441-2816; Domain Realty Group has been the #1 team in Southwest Florida since 2012.
Key takeaways
- 517 builder-direct sales, $775,000 median. Collier County recorded 517 sales of a home by its builder (first qualified sale within a year of the year built) in the 14 Naples ZIP codes in the 12 months to August 31, 2026. That is about 1 in 18 of the 9,146 qualified home sales in the same window.
- New homes cost more than resales. The builder-direct median of $775,000 sits about 29 percent above the $600,000 median for the 8,629 resales in the same county file.
- Single-family dominates. 416 of the builder-direct sales were single-family homes at a $779,200 median and 99 were condominiums at a $636,000 median.
- East Naples leads. ZIP 34114 recorded 228 builder-direct sales at a $922,500 median, ZIP 34120 recorded 114 at $555,000 and ZIP 34112 recorded 68 at $773,350.
- Seven communities carry most of the volume. Esplanade by the Islands, Valencia Sky, Terreno, Caymas, SkySail, the Isles of Collier Preserve final phase and the Hacienda Lakes north area account for more than 400 of the 517 county builder-direct sales by plat.
- Two Naples new-construction communities are 55+ by recorded declaration: Valencia Sky and Valencia Trails, both by GL Homes. Del Webb Naples is in Ave Maria, not Naples.
- Many new communities carry a CDD. Terreno, Caymas, SkySail, Seven Shores and Esplanade by the Islands bill a Community Development District assessment on the tax bill; Valencia Sky and the Isles of Collier Preserve do not.
- The MLS misses many of these sales. A builder that sells direct often records the closing only at the county, or enters it in the MLS after the fact, so an MLS-only count of new construction understates what builders actually sold.

Which builders are selling new homes in Naples, and at what price?
This table is the short answer. Each row is a community with recent builder activity. “Starting price” is what the builder itself publishes, with the date we or our research team read it; it is a house-only base for a to-be-built home unless noted, and it is never what the average buyer pays. “County builder-direct” counts the sales Collier County recorded in that community’s plats in the 12 months to August 31, 2026 (the top 25 plats by count in the county file).

Counting by the seller on the deed gives higher numbers. The county column uses our Naples-wide year-built test, which is conservative. Counting instead by who sold the home, the DRG research packs find that all 133 qualified Valencia Sky sales in the 12 months to August 31, 2026 were builder sales (median $852,900), and 98 of Terreno’s 118 qualified sales were (median $708,500).
Read the table this way. The communities with the most county builder-direct sales are also the ones where a resale seller is competing against a builder’s price list, incentives and preferred lender. That matters if you are buying a nearly new resale too: you can often buy finished landscaping, window treatments and a lanai already paid for at or near the builder’s base price.
Two communities that buyers still ask about as “new” are now resale markets. Naples Reserve finished infrastructure in October 2021 and Collier County recorded zero builder-direct sales there in the 12 months to August 31, 2026. Winding Cypress closed its last DiVosta homes in 2023. The Residences at Mercato sold out in April 2021.
How many new homes really sell in Naples, and why does the MLS miss them?
Collier County recorded 9,146 qualified home sales in Naples ZIP codes in the 12 months to August 31, 2026 (Collier County Property Appraiser public files, bundle dated October 27, 2026, the last month the county had finished marking sales qualified, DOR-qualified sales over $1,000, single-family, condo, mobile, co-op and small multifamily use codes). We call a sale builder-direct when it is the first qualified sale on a parcel within one year of the year the home was built on the county’s residence building record. That is our estimate of a new home sold by its builder, and it found 517 of them.
| Segment, Naples ZIP codes, 12 months to Aug 31, 2026 | Sales | Median |
|---|---|---|
| All qualified home sales | 9,146 | $610,000 |
| Builder-direct (new homes sold by the builder) | 517 | $775,000 |
| Resales | 8,629 | $600,000 |
| Builder-direct single-family | 416 | $779,200 |
| Builder-direct condominium | 99 | $636,000 |
| Condos built 2020 or later (all sales, new and resale) | 155 | $600,000 |

Why the MLS undercounts new construction. A builder with its own sales center does not need a listing agent, so many closings never appear as an active MLS listing. Some builders enter the closing afterward as a “sold data entry” row, and some never enter it at all. Our research team saw this pattern community by community: at Valencia Sky, 3 of 18 MLS closings in the year to August 11, 2026 were builder-reported entries rather than listings, and at SkySail it was 6 of 35. The county deed record catches every one of them, which is why the 517 figure is the better measure of how much new construction Naples actually absorbs.
What that means for you as a buyer. If you only search the MLS, you see the resale side of a new-construction community and a fraction of the builder side. Ask each builder’s sales office for its inventory sheet and its current incentive, and compare both against recent resales in the same plat. We do that comparison for clients as a matter of course.
Where is new construction in Naples? The three corridors
Almost all Naples new construction sits in three areas: East Naples along US 41 East and Collier Boulevard, the Golden Gate Estates corridor along Immokalee and Oil Well roads, and the Davis Boulevard side of East Naples, with a small, very expensive cluster on the Gulf downtown. The ZIP-code numbers below are Collier County builder-direct sales in the 12 months to August 31, 2026.
| ZIP code and area | Builder-direct sales | Builder-direct median | Main new communities |
|---|---|---|---|
| 34114, East Naples, US 41 East and Collier Blvd | 228 | $922,500 | Esplanade by the Islands, Caymas, Seven Shores at Hacienda Lakes |
| 34120, Golden Gate Estates corridor, Immokalee Rd and Oil Well Rd | 114 | $555,000 | Terreno, SkySail, The Groves at Orange Blossom Ranch, Valencia Trails |
| 34112, East Naples near Davis Blvd and Santa Barbara Blvd | 68 | $773,350 | Valencia Sky, Arboretum |
| 34113, South Naples | 37 | $784,500 | Isles of Collier Preserve final phase and infill |
| 34102, downtown and the Gulf | 45 | $14,000,000 | NBC Residences at the Four Seasons Naples Beach Club, custom rebuilds |
| 34117, Golden Gate Estates | 16 | $589,600 | Estates lots (custom and spec builders) |
East Naples, ZIP 34114
East Naples is the volume center. ZIP 34114 recorded 1,092 qualified home sales in the 12 months to August 31, 2026, the most of any Naples ZIP code, and 228 of them were builder-direct at a $922,500 median. The single-family median across all 679 single-family sales in 34114 was $785,000.
The three active builder communities here sit along US 41 East and Collier Boulevard. Esplanade by the Islands is Taylor Morrison’s 1,250-unit resort-lifestyle community on US 41 East; on August 28, 2026 the builder’s site plan showed 855 homes sold, 335 marked future phase and 60 available, with the live delivery front on Phases 4 and 5. Caymas is a gated 457-homesite community off Collier Boulevard, where Stock Development builds estate homes and Pulte bought 97 homesites under a 2022 agreement. Seven Shores, in the north area of Hacienda Lakes, is Toll Brothers’ only active Hacienda Lakes neighborhood in 2026; Taylor Morrison’s Esplanade at Hacienda Lakes and Toll’s Azure are sold out.
Naples Reserve and Fiddler’s Creek are the established neighbors in the same ZIP code, and they are the resale benchmarks a builder’s price has to beat.
The Golden Gate Estates corridor, ZIP 34120
ZIP 34120 recorded 1,082 qualified home sales, and 114 were builder-direct at a $555,000 median, the lowest builder-direct median of the three main corridors. This is where Naples new construction is most affordable and where the lots are inland and higher.
Terreno at Valencia is DiVosta’s community off Immokalee Road inside the Orange Tree PUD, with 13 plans from a $400,990 base. SkySail is Neal Communities’ Oil Well Road community, planned for about 1,500 homes and approved for up to 1,800, with about 349 homes holding a certificate of occupancy by September 22, 2026. The Groves at Orange Blossom Ranch is Lennar’s 273-home final section, now sold out. GL Homes finished Valencia Trails, its 55+ community on Immokalee Road, in 2025.
The wider Golden Gate Estates grid next door is where custom and spec builders put single homes on acreage lots; ZIP 34117 recorded 16 builder-direct sales at a $589,600 median.
East Naples near Davis Boulevard, ZIP 34112
ZIP 34112 recorded 68 builder-direct sales at a $773,350 median. The driver is Valencia Sky, GL Homes’ 574-home 55+ community off Santa Barbara Boulevard, where the county recorded 60 builder-direct sales in the Valencia Sky replat. Arboretum, Mattamy’s 244 attached coach homes beside Naples Botanical Garden, is on its last few homes.
Condo towers and luxury new builds in Naples
New construction at the top of the Naples market looks nothing like a master-planned community. ZIP 34102, which covers downtown Naples and the Gulf front around Fifth Avenue South and Third Street South, recorded 45 builder-direct sales at a $14,000,000 median in the 12 months to August 31, 2026. Most of those are condominium residences at the Four Seasons Naples Beach Club, recorded in the county file as NBC Residences Condominium, with 44 builder-direct sales across two condominium filings.
Across all Naples ZIP codes, 99 builder-direct condominium sales recorded at a $636,000 median, and the 155 sales of condos built in 2020 or later (new and resale together) recorded at a $600,000 median. Outside the Gulf front, most new condominium product in Naples is coach homes and attached villas inside master-planned communities, such as the coach homes at Esplanade by the Islands and Arboretum, rather than towers.
For buyers looking at a pre-construction or newly delivered condominium, the questions are different from a single-family build: the deposit schedule under the purchase agreement, when the declaration is recorded, and when the developer turns the association over to owners. Florida’s condominium safety laws (the milestone inspection and structural integrity reserve study requirements) apply to every condominium building three stories or higher, new ones included, so ask for the reserve plan in the developer’s disclosure package. For the wider luxury market, see Naples luxury homes for sale and Naples condos for sale.
Where are the quick move-in homes in Naples?
“Quick move-in” is a builder’s term for a home that is finished or under construction and not tied to a buyer. Builders publish them on their own sites, and many never hit the MLS until they close. The counts below are what each builder published on the date shown.
| Community | Builder | Quick move-in homes published | Asking range | Date read |
|---|---|---|---|---|
| Seven Shores | Toll Brothers | 9 (Harbor 7, Landing 2, Port 0) | Not summarized | Oct 22, 2026 |
| SkySail | Neal Communities | 17 | $345,525 to $1,268,598 | Oct 17, 2026 |
| Valencia Sky | GL Homes | 22 early move-in homes | $860,900 to $1,075,900 | Oct 11, 2026 |
| Caymas | Stock Development | 10 spec homes | $1,957,785 to $3,859,860 | Oct 10, 2026 |
| Esplanade by the Islands | Taylor Morrison | 11 new homes listed for sale | Not summarized | Oct 22, 2026 |
Base price is not asking price. A quick move-in home carries its homesite premium and every option the builder installed. At Terreno, DiVosta’s own quick move-in sheet on September 15, 2026 listed a Contour with a $400,990 base at $530,000 and a Layton with a $785,990 base at $1,143,500. At Caymas, a Stock Cambria IV with a $1,294,990 base was asking $1,957,785. At Esplanade by the Islands, the homesite alone varied from $53,000 to $255,800 on Taylor Morrison’s site plan on August 28, 2026. Compare a quick move-in home against the base price plus that lot’s premium plus the options you would actually choose, not against the brochure number.
The advantage of a quick move-in home is time. A to-be-built home in Naples commonly takes many months from contract to closing, and a quick move-in home can close in weeks. Builders also put their strongest incentives (closing-cost credits or a mortgage rate buydown) on finished inventory they want off the books. To see what is on the open market, use the homes built in 2026 search above.
Community by community: what each new Naples community offers
Each Naples new-construction community below is summarized with its builder, its published prices and their read dates, its CDD position, its age rule and what the county or MLS recorded, so you can compare Esplanade by the Islands, Valencia Sky, Terreno, Caymas, SkySail and Seven Shores on the same yardstick before you visit a model.
Esplanade by the Islands (Taylor Morrison, East Naples)
Esplanade by the Islands is still delivering new homes and is the single biggest source of builder-direct sales in Naples: 130 across five plats and coach-home condominiums in the county file. Taylor Morrison sells a 50 foot collection (Monte from $599,999, Marino from $667,999, Florence from $735,999, Genoa from $829,999, all house-only base prices read August 28, 2026), a 60 foot collection and coach homes. The community is not age-restricted and has no golf course; Taylor Morrison offers residents a discounted Troon Access membership at off-site courses. The CDD is layered: at least two debt-service layers apply differently by parcel, and the community straddles two Collier millage areas, so ask for the specific lot’s tax estimate. On the MLS, 111 homes closed in the 12 months to August 26, 2026 at a $610,000 median, a mix of builder-reported and resale closings.
Valencia Sky (GL Homes, 55+, off Santa Barbara Boulevard)
Valencia Sky is a 574-home 55+ community by GL Homes (323 homes in Phase 1, 251 in Phase II), confirmed by its recorded declaration (OR 6517 PG 2927) and by GL Homes’ own retirement-community page, which listed it at “$700s to $1m+” on October 21, 2026. GL’s eight designs run from 1,803 to 3,076 air-conditioned square feet, with build-from prices of $787,900 (Halo and Luna) to $936,900 (Aurora) on October 11, 2026. There is no CDD. FEMA letters of map revision removed every platted lot from the high-risk zone to shaded Zone X. GL opened the Community Center in February 2026 and the Racquet Club in August 2026, and expects the 35,000 square foot clubhouse in the first quarter of 2027. Eighteen homes closed on the MLS in the 12 months to August 11, 2026 at an $848,400 median.
Terreno at Valencia (DiVosta, Immokalee Road corridor)
Terreno is DiVosta’s all-ages community, recorded as Terreno at Valencia Golf and Country Club, Phases 1 to 4; the title-holding builder is Pulte Home Company, LLC. DiVosta publishes 13 plans in three series, from the Contour at a $400,990 base (1,405 square feet) to the Layton Grande at $985,990 (3,970 square feet), read September 15, 2026. The Terreno CDD costs $2,254.12 to $2,467.20 a year per unit (FY2026/2027, operations plus debt service) on the county tax bill. The HOA has not turned over from the developer, and the county recorded 50 builder-direct sales across Phases 2 and 3.
Caymas (Stock Development and Pulte, Collier Boulevard)
Caymas is a gated community of 457 single-family homesites on lakes and preserve off Collier Boulevard. Stock Development builds the Azure (62 foot lots, from $1,254,990), Indigo (76 foot, from $1,569,990) and Cobalt (90 foot, from $1,969,990 to $2,089,990) collections; Pulte offers four plans from $839,990 (Brixton) to $1,089,990 (Regency Grande) and marks its section “Final Opportunities.” The FY2027 CDD charge runs $2,753.07 to $3,891.72 a year depending on lot width. On the MLS, 36 homes closed in the 12 months to August 11, 2026 at a $1,790,000 median, the highest of the active builder communities on this page. The county recorded 50 builder-direct sales.
SkySail (Neal Communities, Oil Well Road)
SkySail, also called Hyde Park Village, is Neal Communities’ Oil Well Road community, the entry-price leader for new construction in Naples: townhomes from $305,990 and single-family homes from $405,990 to $789,990 (October 17, 2026). It sits on about 642 acres with 246 acres of lakes and an amenity campus that opened in February 2024 (Lakehouse, wellness building, lagoon pool, 8 pickleball and 2 tennis courts). The Hyde Park Community Development District 1 carries about $22.7 million of bonds across three series, so ask for the specific lot’s assessment. SkySail is not age-restricted and has no golf. On the MLS, 35 homes closed in the 12 months to August 11, 2026 at a $509,000 median.
Seven Shores at Hacienda Lakes (Toll Brothers)
Seven Shores is the active Toll Brothers neighborhood in Hacienda Lakes, with about 427 addressed homesites and 290 single-family certificates of occupancy issued from January 2024 to September 2026. Toll Brothers publishes the Harbor (from $599,995), Landing (from $852,995) and Port (from $979,995) collections and 15 designs (read October 22, 2026). Seven Shores lots carry a CDD charge of $2,494.23 to $4,642.59 a year, the highest range on this page. On the MLS, 9 of 27 Seven Shores closings in the 12 months to August 11, 2026 were at $1,500,000 or more, all above the Port base price.
Isles of Collier Preserve (Minto, sold out)
The Isles of Collier Preserve sold out on March 3, 2026 at 1,825 homes, Minto’s final count after a last 229-homesite phase. The county still recorded 35 builder-direct sales in Phase 17 in the 12 months to August 31, 2026 as the last homes closed. There is no CDD (Minto funded development itself), no golf and no age restriction, and Minto donated 780 acres to Rookery Bay in February 2025. From here on it is a resale market; compare it with active builder communities before you commit to a new build.
Orange Blossom Ranch, Valencia Trails, Arboretum and Golden Gate Estates
Lennar’s 273-home Groves at Orange Blossom Ranch is sold out, with 8 builder-direct sales still recording in Groves Phase 2 in the 12 months to August 31, 2026. Valencia Trails is GL Homes’ finished 55+ community (recorded declaration OR 5897 PG 2079) with 33 MLS closings at a $924,900 median in the 12 months to August 11, 2026, all resale or builder-reported. Arboretum is Mattamy’s 244-home coach-home condominium in ZIP 34112 with its last few homes. In Golden Gate Estates, builders sell one home at a time on large lots; the county recorded 5 builder-direct sales in Golden Gate Estates Unit 93 alone.
How does buying a new home from a builder in Naples work?
Buying a new Naples home from a builder means signing the builder’s own contract, paying deposits the builder sets, receiving Florida’s HOA and CDD disclosures, and closing with a builder-chosen title company in most cases. The four questions below are the ones our buyers ask first, and each one changes what you pay.
Do I need my own agent to buy new construction?
You do not need one, and the sales consultant in the model works for the builder. Most builders in Naples welcome a buyer’s agent and pay the agent’s commission under their broker-cooperation policy, but nearly all of them require the agent to register the buyer on the first visit. Bring your agent, or register us, before you walk into the sales center; a builder can refuse cooperation if you visit alone first. An agent on your side reads the purchase agreement, negotiates the lot premium and options, compares the incentive against resales and orders an independent inspection. To ask us to register with a builder for you, contact our team.
What deposits do Naples builders take?
Deposits are set by each builder’s contract and usually rise with options and lot premiums. Florida law requires a developer to hold condominium deposits in escrow and limits how deposits above 10 percent of the price can be used for construction, so read the escrow paragraph of any condominium contract. For single-family homes, read whether the deposit is refundable if your financing fails and when it becomes non-refundable. We do not quote typical deposit amounts here because they vary by builder and change with the market.
What disclosures should I get before I sign?
Florida requires the seller of a home in a community with a homeowners association to give a disclosure summary before contract, and requires a CDD disclosure in the contract when the home sits in a Community Development District. Ask for the CDD’s current budget and assessment roll, the HOA’s budget and the declaration, and any architectural review rules. In communities still under developer control (Terreno is one, per its 2026 annual report), the builder controls architectural review until turnover.
County records vs the MLS: which numbers should I trust?
Use both, and know what each measures. The county deed record (what we used for the 517 figure) catches every recorded sale, including builder closings never listed. The MLS adds days on market, list price and sale-to-list ratio, but only for the closings that were entered. When a builder’s sales office tells you homes are selling fast, the county record is how you check it.
What does new construction in Naples really cost beyond the price?
A new Naples home costs more than its contract price: a CDD assessment in many communities, HOA dues that often rise when the developer hands over the association, a first-year tax bill that understates year two, and closing costs that a builder contract may assign differently from a resale. Here is each one.
The CDD assessment
A Community Development District is a special taxing district that borrows to build roads, drainage and amenities and repays the bonds through an annual assessment on your property tax bill. In Naples, the communities on this page range from no CDD (Valencia Sky, Valencia Trails, Isles of Collier Preserve, Mercato) to $2,494.23 to $4,642.59 a year (Seven Shores). The assessment usually has two parts: operations and maintenance, which continues indefinitely, and debt service, which ends when the bonds are repaid. At Winding Cypress, for example, the debt portion runs until 2045 or 2049 depending on phase, and the operations line rose from $232.06 to $794.99 in FY2023/24 for lake-bank repairs. HOA dues, first-year taxes and closing costs
Builders control the HOA budget until turnover, and early-year dues often reflect a developer subsidy that ends at turnover. Valencia Trails is a clear example: its recorded 2021 budget showed $261 a month after the declarant contribution, against a build-out estimate of about $439 a month. First-year property tax on a new home often reflects land-only value, because the county assesses the finished house the following January; budget for the full bill in year two. In Collier County the seller customarily pays deed documentary stamps ($0.70 per $100 of price) and the buyer customarily pays for the owner’s title policy, but on a builder contract the builder often names its own title company, so read who pays what.
Flood zones and elevation for new homes in Naples
New construction in Naples is built to the current Florida Building Code and to the flood elevation on the effective FEMA map, and many new communities fill their lots high enough to obtain a FEMA letter of map revision that removes the lots from the high-risk zone. A few examples from community research:
- Valencia Sky: two FEMA letters of map revision (2025 and 2026) removed lots 1 to 574 from the high-risk zone to shaded Zone X; elevation certificates show finished floors 2.60 to 3.35 feet above base flood elevation.
- SkySail: of 57 sampled points, 42 fell in Zone AH and 12 in Zone AE on the effective map; elevation certificates show base flood elevations of 16.5 to 17.5 feet and finished floors of 18.85 to 19.43 feet.
- Valencia Trails: 55 of 60 sampled points in Zone AH, with finished floors of 16.3 to 17.5 feet on six certificates, and three letters of map revision across the plats.
- Naples Reserve: 95.6 percent of the community in Zone AE with a 7.0 foot base flood elevation, with fill removals revalidated by FEMA in 2024 covering about 470 lots.
Collier County released a preliminary flood map in August 2026; the 90-day appeal period opened August 19, 2026 and the county targets an effective date in summer 2027 (Collier County announcement). Look up any lot on the FEMA Flood Map Service Center, ask the builder for the lot’s elevation certificate, and get a flood insurance quote before you sign, even in shaded Zone X. Collier County’s Community Rating System Class 5 gives a 25 percent discount on NFIP policies in unincorporated Collier.
Should you buy new construction or a nearly new resale in Naples?
New construction wins when you want to choose your plan and finishes, when you want a builder warranty and current-code construction, and when the builder’s incentive is strong. A nearly new resale wins when you need to move soon, when you want to skip the landscaping, window treatment, lanai and closet bills that follow every new build, and when the resale seller is pricing against the builder’s finished inventory. In the same county file, the 517 builder-direct sales recorded at a $775,000 median against $600,000 for resales across Naples, although resales include older and smaller homes.

Thinking of selling a Naples home in a community where the builder is still selling?
A resale next to a builder’s sales center competes with the builder’s price list and incentives, so pricing has to start from what the county recorded, not from the brochure. Get a free home valuation and we will show you where your home sits against new inventory.
Frequently Asked Questions about new construction in Naples FL
How many new homes sold in Naples last year?
Collier County recorded 517 builder-direct home sales in the 14 Naples ZIP codes in the 12 months to August 31, 2026, at a $775,000 median. That is our estimate of new homes sold by their builders, taken from the first qualified sale on each parcel within a year of its year built. Single-family homes were 416 of them at a $779,200 median.
What is the cheapest new construction in Naples?
Among builder-published prices, SkySail on Oil Well Road starts lowest: Neal Communities listed townhomes from $305,990 and single-family homes from $405,990 on October 17, 2026. DiVosta’s Terreno starts at a $400,990 base for the Contour plan. Both are in ZIP 34120, where the county builder-direct median was $555,000. Base prices exclude lot premiums and options.
Which new construction communities in Naples are 55+?
Valencia Sky and Valencia Trails, both by GL Homes, are 55+ by recorded declaration (OR 6517 PG 2927 and OR 5897 PG 2079). Valencia Sky is still selling, with build-from prices of $787,900 to $936,900 on October 11, 2026; Valencia Trails finished in 2025. Del Webb Naples is in Ave Maria. Terreno and Esplanade by the Islands are all ages.
Do new construction homes in Naples have CDD fees?
Many do. Terreno charges $2,254.12 to $2,467.20 a year, Caymas $2,753.07 to $3,891.72 and Seven Shores $2,494.23 to $4,642.59, all on the county tax bill. Valencia Sky and the Isles of Collier Preserve have no CDD. The assessment combines operations and bond debt, and the debt part ends when the bonds are repaid.
Where is most new construction in Naples?
East Naples ZIP 34114 led with 228 builder-direct sales at a $922,500 median in the 12 months to August 31, 2026, driven by Esplanade by the Islands, Caymas and Seven Shores. ZIP 34120 along Immokalee and Oil Well roads followed with 114 at $555,000 (Terreno, SkySail). ZIP 34112 had 68 at $773,350, led by Valencia Sky.
Should I use a real estate agent to buy a new home from a builder?
Yes, and register your agent on your first visit, because most builders will not pay a buyer’s agent added later. The builder’s sales consultant represents the builder. Your agent compares the base price, lot premium and incentive against county-recorded resales, reviews the CDD and HOA disclosures and arranges an independent inspection, usually at no direct cost to you.
Why do I not see every new home on the MLS?
Builders with their own sales centers often close homes without an MLS listing, and some record them later as data entries or not at all. Collier County’s deed record catches every sale: it found 517 builder-direct sales in Naples in the 12 months to August 31, 2026. At Valencia Sky, 3 of 18 MLS closings were builder-reported entries, not listings.
What is the median price of a new home in Naples?
Collier County recorded 517 builder-direct sales in Naples ZIP codes in the 12 months to August 31, 2026 at a $775,000 median. New single-family homes sold by builders recorded at $779,200 and new condominiums at $636,000. Resales in the same file recorded at a $600,000 median.
Who are the main home builders in Naples right now?

Minto at the Isles of Collier Preserve and Lennar at Orange Blossom Ranch are sold out.
Is Esplanade by the Islands still selling new homes?
Yes. On August 28, 2026 Taylor Morrison’s site plan showed 855 homes sold, 335 marked future phase and 60 available, with deliveries on Phases 4 and 5. Its 50 foot collection started at a $599,999 house-only base for the Monte. Collier County recorded 130 builder-direct sales across its plats in the 12-month window.
How much do homes cost at Valencia Sky?
GL Homes listed build-from prices of $787,900 for the Halo and Luna up to $936,900 for the Aurora on October 11, 2026, with 22 early move-in homes asking $860,900 to $1,075,900. How much are homes at Caymas in Naples?
Stock Development’s Caymas collections start at $1,254,990 (Azure, 62 foot lots) and reach $2,089,990 (Cobalt), and Pulte’s four plans run $839,990 to $1,089,990. Stock listed 10 spec homes at $1,957,785 to $3,859,860 in October 2026. On the MLS, 36 Caymas homes closed at a $1,790,000 median.
What does SkySail cost and where is it?
SkySail is Neal Communities’ community on Oil Well Road in ZIP 34120. Neal listed townhomes from $305,990 and single-family homes from $405,990 to $789,990 on October 17, 2026, with 17 quick move-in homes asking $345,525 to $1,268,598. On the MLS, 35 homes closed in the 12 months to August 11, 2026 at a $509,000 median.
What does Toll Brothers sell at Seven Shores?
Toll Brothers sells three collections at Seven Shores in Hacienda Lakes: Harbor from $599,995, Landing from $852,995 and Port from $979,995, read October 22, 2026, with 9 quick move-in homes listed. Seven Shores lots pay a CDD of $2,494.23 to $4,642.59 a year, the highest range among the communities on this page.
Is the Isles of Collier Preserve still building?
No. Minto announced the Isles of Collier Preserve sold out on March 3, 2026 at 1,825 homes. Collier County still recorded 35 builder-direct sales in its final phase during the 12 months to August 31, 2026 as the last homes closed. It has no CDD, no golf course and no age restriction.
Is Naples Reserve new construction?
Not any more. Naples Reserve finished its infrastructure in October 2021, and Collier County recorded zero builder-direct sales there in the 12 months to August 31, 2026. It is a resale market of about 1,075 built homes in ZIP 34114, with a CDD of $1,411.79 to $1,967.36 a year in FY2026.
Does Valencia Sky have a CDD?
No. Valencia Sky has no Community Development District, so there is no CDD line on the tax bill. Owners pay the Valencia Sky Homeowners Association assessment quarterly, and GL Homes has not published the dollar amount. The county solid-waste charge of $269.77 per unit for FY2027 appears on the tax bill.
Which new Naples communities have no CDD?
Valencia Sky, Valencia Trails, the Isles of Collier Preserve and the Residences at Mercato have no CDD. Parts of Orange Blossom Ranch (Phases 1A and 1B) also pay none. Terreno, Caymas, SkySail, Seven Shores, Esplanade by the Islands, Winding Cypress and Naples Reserve all carry one on the county tax bill.
How is a CDD different from an HOA fee?
A CDD is a special taxing district created under Florida Statutes Chapter 190 that borrows to build infrastructure and collects an annual assessment on your property tax bill. An HOA fee is paid to the homeowners association for upkeep and amenities. Many Naples new communities charge both, so add them together when you compare.
When does a CDD’s debt portion end?
The debt-service part of a CDD assessment ends when the district’s bonds are repaid. At Winding Cypress, for example, the Series 2015 bonds mature in 2045 and the Series 2019 bonds in 2049. The operations and maintenance part continues indefinitely and can rise, as it did there in FY2023/24.
Are HOA fees higher after the builder leaves?
Often, yes. During construction a builder may subsidize the budget. Valencia Trails’ recorded 2021 budget showed $261 a month after the declarant contribution, against a build-out estimate of about $439 a month in the same declaration. Ask the builder for both the current budget and the full build-out budget.
What is a quick move-in home?
A quick move-in home is one the builder has finished or started without a buyer. It closes faster than a to-be-built home and often carries the builder’s best incentive, but its price includes the homesite premium and installed options. At Caymas, a Cambria IV with a $1,294,990 base was asking $1,957,785.
Is the builder’s base price what I will pay?
Rarely. The base price usually excludes the homesite premium and options. At Esplanade by the Islands, homesite figures alone ranged from $53,000 to $255,800 on August 28, 2026. At Terreno, a Layton with a $785,990 base was listed at $1,143,500. Price the lot and the options you actually want.
Are new homes in Naples in a flood zone?
Many are mapped in Zone AE or AH, and builders raise lots and floors to meet or beat the base flood elevation. Valencia Sky’s lots were removed to shaded Zone X by FEMA letters, while SkySail’s elevation certificates show floors of 18.85 to 19.43 feet against base flood elevations of 16.5 to 17.5 feet.
Will the new Collier flood maps affect new construction?
Possibly. Collier County released a preliminary flood map, with a 90-day appeal period that opened August 19, 2026 and an effective date targeted for summer 2027. Some lots change zones; for example, Valencia Sky’s preliminary points include AE, AH and shaded X. Check any lot on FEMA’s Flood Map Service Center before you sign.
Do I need flood insurance on a new home in Naples?
Your lender requires it in a high-risk zone such as AE or AH unless a FEMA letter removed the lot. Even in shaded Zone X, a policy is usually inexpensive and worth pricing. Collier County’s Community Rating System Class 5 gives a 25 percent discount on NFIP policies in unincorporated Collier.
What ZIP codes have the most new construction in Naples?
In the 12 months to August 31, 2026, ZIP 34114 led with 228 builder-direct sales, followed by 34120 with 114, 34112 with 68, 34102 with 45 and 34113 with 37 (Collier County Property Appraiser data). Those five ZIP codes hold about 95 percent of Naples builder-direct sales.
Why is new construction in ZIP 34102 so expensive?
ZIP 34102 covers downtown Naples and the Gulf front, where new product is luxury condominium residences and custom rebuilds. Collier County recorded 45 builder-direct sales there in the 12 months to August 31, 2026 at a $14,000,000 median, 44 of them in the NBC Residences condominium at the Four Seasons Naples Beach Club.
Are there new construction condos in Naples?
Yes. Collier County recorded 99 builder-direct condominium sales in Naples ZIP codes in the 12 months to August 31, 2026 at a $636,000 median. Most are coach homes inside master-planned communities, such as Esplanade by the Islands and Arboretum, plus Gulf-front residences downtown. Condos built since 2020 sold 155 times at a $600,000 median.
Is it better to buy new construction or a resale in Naples?
It depends on time and budget. New construction lets you choose the plan and carries a builder warranty, while a nearly new resale closes quickly with landscaping and window treatments done. In the county file, new homes recorded a $775,000 median against $600,000 for resales, though resales include older and smaller homes.
