Key takeaways for Hacienda Lakes home buyers in Naples
Hacienda Lakes in Naples, FL, is a county-approved master plan with five neighborhoods, and only one of them, Seven Shores, still sells new Toll Brothers homes; the other four sell as resales. Each takeaway below names its record set and its window, and the full tables sit in the sold and MLS sections that follow.
What the county recorded by neighborhood
- In the 12 months to August 31, 2026, Collier County recorded 20 home sales in Esplanade at Hacienda Lakes at a $611,000 median, 17 in Azure at Hacienda Lakes at a $580,000 median and 72 in Seven Shores at an $878,200 median.
- Azure's condominium coach homes recorded two county deeds in the same window, and Sapphire Cove's few deeds are listed one by one in the deed table.
Where the builder sales are
- On the county builder-direct test, which infers a builder sale rather than proving one, 70 of the 116 sales recorded in those 12 months qualified, every one in Seven Shores, and the other 46 were resales.
Homes and homesites on the 2026 roll
- The 2026 Collier County roll counts 1,090 built homes across the five neighborhoods and 234 platted homesites without a home, 233 of them in Seven Shores.

How to read a listing in Hacienda Lakes
A listing names its development and its subdivision in separate fields, and most Hacienda Lakes listings file under the development name Hacienda Lakes with the neighborhood as the subdivision; Sapphire Cove listings carry their own name in both. Ask an agent to confirm the neighborhood, the ZIP and the association before you compare a listing with the tables below.
What is Hacienda Lakes in Naples, FL, and where is it?
Hacienda Lakes in Naples, FL, is a mixed use master plan of about 2,262 acres in East Naples, on the east side of Collier Boulevard at Rattlesnake Hammock Road, with four neighborhoods inside the plan and Sapphire Cove beside it in the same district. The sections below place it, count its homes and date its approvals.
Collier Boulevard at Rattlesnake Hammock Road
Hacienda Lakes sits on the east side of Collier Boulevard (County Road 951) at Rattlesnake Hammock Road in East Naples, unincorporated Collier County, ZIP 34114, and it has no master homeowners association and no single community fee. Naples is the postal name on each address, and Collier County governs the land.
The 2011 county approval
Collier County approved Hacienda Lakes as a mixed use planned unit development by Ordinance 2011-41 on October 25, 2011, on about 2,262 acres with 1,544 acres of preserve, allowing as many as 1,760 homes. The same day the county adopted Development Order 2011-05 for the plan as a development of regional impact, and it amended both in May 2022, by Ordinance 2022-18 and Resolution 2022-91.
What the plan sets aside
Beyond the preserve, the approved land plan holds 447.86 acres of residential land and tracts for commercial uses, a business park or school, a public school site, a swamp buggy attraction tract and a Junior Deputy recreation tract. A rental apartment community inside the plan is not for sale, and this page counts none of its units.
Homes on the 2026 roll
The 2026 Collier County roll, as of January 1, 2026, shows 1,090 built homes in Hacienda Lakes, Naples ZIP 34114: 443 in Esplanade at Hacienda Lakes, 381 in Azure at Hacienda Lakes, 24 in the Coach Collection at Azure, 167 in Seven Shores and 75 in Sapphire Cove. Another 234 platted homesites had no home on that roll yet, 233 of them in Seven Shores, where Toll Brothers is still building.
Five neighborhoods and their builders
Hacienda Lakes of Naples, LLC is the master developer of the plan. Taylor Morrison sold the homes of Esplanade at Hacienda Lakes, and its community page now reads sold out (checked November 3, 2026). Toll Brothers sold Azure at Hacienda Lakes, with the 24 condominium coach homes inside it, and its sales there ended in 2024, so those homes now sell as resales. Toll Brothers is still selling Seven Shores. The Sapphire Cove builder is not published (checked November 3, 2026).
Sapphire Cove: inside the district, outside the plan
Sapphire Cove, platted as Estilo Acres, pays into the Hacienda Lakes CDD but lies outside the planned unit development, and without Sapphire Cove the county counts 1,015 built homes and 111 sales at a $775,300 median in the same 12 months.
Route miles from the neighborhoods
From Esplanade at Hacienda Lakes, Fifth Avenue South in downtown Naples is 8.7 route miles and the Naples Pier is 9.9 route miles on the Domain Realty Group route table (free-flow, 2026-11-03). From Seven Shores, Southwest Florida International Airport (RSW) is 36.2 route miles on the same table.

Across all five neighborhoods
Across all five neighborhoods, Sapphire Cove and the Coach Collection included, the county recorded 116 Hacienda Lakes home sales in those 12 months at a $782,650 median, a blended figure that moves with the mix of neighborhoods sold.
Esplanade at Hacienda Lakes deeds
Collier County recorded 20 Esplanade at Hacienda Lakes sales in those 12 months, from $450,000 to $879,000, and the county test marks every one a resale. The roll gives the neighborhood's homes a year built of 2014 to 2023.
Azure at Hacienda Lakes and the Coach Collection
Collier County recorded 17 Azure at Hacienda Lakes sales in those 12 months, from $495,000 to $1,450,000, all resales on the county test. The Coach Collection at Azure, counted on its own, recorded two county deeds: $690,000 in January 2026 and $675,000 in May 2026.
Seven Shores deeds
Collier County recorded 72 Seven Shores sales in those 12 months, from $505,000 to $2,842,500 at an $878,200 median. The county test marks 70 of them builder-direct and 2 as resales, at $505,000 in April 2026 and $2,650,000 in August 2026.
Sapphire Cove deeds
Sapphire Cove's deeds are listed row by row in the table above, and the county test marks each one a resale. Its own median prints only in the neighborhood table.
How the builder-direct test works
The county sales file names the buyer and never the seller, so the county builder-direct test infers a builder sale from the roll. On the county builder-direct test, a home's first improved sale in the year built or the next, or the first sale of a home not yet on the roll, 70 of those 116 sales qualify, all of them in Seven Shores, at an $878,200 median, against 46 resales at a $628,500 median. A home finished after the roll's building cut has no residence row yet, which is why its first improved sale counts as builder-direct on the test.
The 46 resales
Of the 46 resales on the county test, 20 were in Esplanade at Hacienda Lakes, 17 in Azure at Hacienda Lakes, 2 in Azure's condominium section, 2 in Seven Shores and the rest in Sapphire Cove. Each is marked resale in the last column of the deed table.
The prior 12 months
For September 2024 to August 2025, the prior 12 months, the county recorded 126 Hacienda Lakes sales across all five neighborhoods at a $932,500 median, 84 of them builder-direct by the same test. Those 126 sales ran from $435,000 to $2,231,800 on county deeds. The two windows hold a different mix of neighborhoods and Seven Shores plans, so this page reads nothing about price direction into the two blended medians.
County sales by calendar year
The 2026 row covers January to August, and each cell is a county count or a county median for all five neighborhoods together.
| Year | Sales | Builder-direct | Resale | Median |
|---|---|---|---|---|
| County 2022 | 180 | 148 | 32 | $702,050 |
| County 2023 | 148 | 107 | 41 | $830,100 |
| County 2024 | 81 | 41 | 40 | $720,000 |
| County 2025 | 131 | 87 | 44 | $945,600 |
| County 2026 (Jan to Aug) | 78 | 43 | 35 | $767,550 |
Why the window ends in August
The county file is dated October 27, 2026, and county-wide qualified deeds for September 2026 are still incomplete in it, so August 31, 2026 is the last month counted.
What does the MLS show about Hacienda Lakes homes in Naples?
Hacienda Lakes in Naples is also tracked in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. Its rows are counted under their own rules and over a window of their own, which is why sold, active and pending figures stay in this section and out of every county sentence.
MLS by neighborhood
The October 29, 2026 MLS export, a separate record set, shows 69 Hacienda Lakes homes sold across all five neighborhoods from October 29, 2025 to October 29, 2026 at a $699,999 median, with 46 active listings and 6 pending on the export date. Sold rows closed between October 29, 2025 and the export date, and the active and pending columns are counts taken on that date.
| Neighborhood | Sold | Median sold | Median living area (square feet) | Active | Pending |
|---|---|---|---|---|---|
| MLS Esplanade at Hacienda Lakes | 16 | $570,000 | 1,912 | 12 | 5 |
| MLS Azure at Hacienda Lakes | 19 | $580,000 | 1,645 | 19 | 1 |
| MLS Coach Collection at Azure | 2 | $675,000 to $690,000 | 2,611 | 1 | 0 |
| MLS Seven Shores | 27 | $975,000 | 2,489 | 13 | 0 |
| MLS Sapphire Cove | 5 | $975,000 | 2,619 | 1 | 0 |
Days on market in the export
In the October 29, 2026 export, the 65 sold rows that report days on market show a median of 61 days.
New construction in the export
The export carries no new-construction field, so this page uses a proxy: a year built of 2025 or later, or a parcel with no residence row on the roll yet. By that proxy, 26 of the 69 sold rows and 12 of the 46 active listings are new construction, all of them in Seven Shores.
How MLS rows differ from deeds
We tracked the October 29, 2026 export against the 2026 roll by street address, and 118 of the 121 counted rows joined a single parcel, while 3 condominium rows joined a neighborhood only. A deed is a recorded transfer that has been qualified. An MLS row is a listing entry with its own sold date. Many Toll Brothers closings in Seven Shores are never entered in the MLS at all.
What the export leaves out
The export lists only homes marketed through the MLS, so it misses closings that never reach it. Its fee fields are entered by listing agents, and the costs sections place them in one labelled table row.
Is Hacienda Lakes still building new homes?
Hacienda Lakes in Naples is still building new homes in one neighborhood, Seven Shores, where Toll Brothers is selling and 233 platted homesites had no home on the January 1, 2026 county roll. Esplanade at Hacienda Lakes, Azure at Hacienda Lakes, Azure's condominium coach homes and Sapphire Cove now sell as resales.
Seven Shores on the county test
On the county builder-direct test, 70 of the 72 Seven Shores sales recorded in the 12 months to August 31, 2026 qualify, at an $878,200 median, and they are the only builder-direct sales in Hacienda Lakes in that window. The roll's Seven Shores homes carry a year built of 2024 to 2025.
Homesites still without a home
Of the 234 platted homesites with no home on the 2026 roll, 233 are in Seven Shores and 1 is in Azure at Hacienda Lakes. On the same roll, 118 Seven Shores parcels were titled to a Toll Brothers entity.
Toll Brothers' plans and base prices
On November 3, 2026, Toll Brothers listed 15 Seven Shores floor plans in three collections, with base prices from $599,995 in Harbor, $852,995 in Landing and $979,995 in Port. The plans run from 1,893 to 5,397 square feet as published.
Quick move-in homes, dated
Toll Brothers also listed 10 quick move-in homes in Seven Shores on November 3, 2026, asking $799,000 to $1,845,000, on Oceana Way, Wisteria Way, Driftwood Drive and Piper Street.
Base prices are not sale prices
A base price leaves out options and homesite charges, and an asking price is what the builder wants, not what a buyer paid. Neither is a median, and the county deeds above are the record of what sold.
How long building runs
Toll Brothers opened Seven Shores sales in March 2024, by a news report, and released new Port collection home sites on October 16, 2025, by a wire report. The county's planned unit development master list of June 11, 2026 estimates buildout of the whole plan on June 8, 2033.

Collier County approved Hacienda Lakes as a mixed use planned unit development by Ordinance 2011-41 on October 25, 2011. The plan covers about 2,262 acres east of Collier Boulevard at Rattlesnake Hammock Road, in unincorporated Collier County, and about 1,544 of those acres are preserve. Hacienda Lakes of Naples, LLC is the master developer. No master homeowners association sits over the neighborhoods, so each one runs through its own association.
Four builder neighborhoods and a plat next door
Esplanade at Hacienda Lakes is the Taylor Morrison neighborhood, finished and sold out. Azure at Hacienda Lakes and its condominium coach homes are Toll Brothers neighborhoods whose builder sales have ended. Seven Shores is the Toll Brothers neighborhood still under construction. Sapphire Cove, the Estilo Acres plat, shares their community development district but sits outside the planned unit development.
Built homes and vacant homesites on the roll
The 2026 roll, with a building cut of January 1, 2026, counts 1,090 built homes in all five neighborhoods. Esplanade at Hacienda Lakes holds 443, Azure at Hacienda Lakes 381, Azure's condominium section 24, Seven Shores 167 and Sapphire Cove 75. The roll also lists 234 platted homesites with no residence row yet, and 233 of them are in Seven Shores.
Year built across Hacienda Lakes
On the 2026 county roll, counting each home's earliest residence row, Hacienda Lakes homes date from 2014 to 2025, with a median year built of 2021.
Each neighborhood has its own build window. Esplanade at Hacienda Lakes homes date from 2014 to 2023, Azure at Hacienda Lakes from 2017 to 2024, Azure's condominium coach homes from 2018 to 2019, Sapphire Cove from 2019 to 2023 and Seven Shores from 2024 to 2025.
Pools on the county roll
The 2026 county roll carries a private pool building row on 538 of the 1,090 built Hacienda Lakes homes.
The count runs by neighborhood: 235 in Esplanade at Hacienda Lakes, 202 in Azure at Hacienda Lakes, 39 in Seven Shores and 62 in Sapphire Cove. The 24 condominium coach homes carry none. A buyer confirms any pool and its permits in the inspection.
Lot sizes by neighborhood
The median platted homesite is 0.170 acre in Esplanade at Hacienda Lakes, 0.160 acre in Azure at Hacienda Lakes, 0.180 acre in Seven Shores and 0.190 acre in Sapphire Cove, per the county's acreage field.
County figures by neighborhood
Each row is one neighborhood on the 2026 county roll. T12 is the 12 months of qualified improved county deeds to August 31, 2026, and builder-direct sales are counted by the county test described in the sales section.
| Neighborhood | Homes built | Vacant homesites | Year built | Pool rows | T12 sales | T12 median | Builder-direct sales |
|---|---|---|---|---|---|---|---|
| County Esplanade at Hacienda Lakes | 443 | 0 | 2014 to 2023 | 235 | 20 | $611,000 | 0 |
| County Azure at Hacienda Lakes | 381 | 1 | 2017 to 2024 | 202 | 17 | $580,000 | 0 |
| County Coach Collection at Azure | 24 | 0 | 2018 to 2019 | 0 | 2 | $690,000 and $675,000 | 0 |
| County Seven Shores | 167 | 233 | 2024 to 2025 | 39 | 72 | $878,200 | 70 |
| County Sapphire Cove | 75 | 0 | 2019 to 2023 | 62 | 5 | $975,000 | 0 |
How the neighborhoods compare on county sales
Across all five neighborhoods, Collier County recorded 116 qualified improved sales in the 12 months to August 31, 2026, at a blended county median of $782,650. Seven Shores supplied 72 of those deeds, so a buyer comparing resale neighborhoods reads each row of the table above instead.

What is Esplanade at Hacienda Lakes, and how is it different from other Naples Esplanades?
Esplanade at Hacienda Lakes, the Taylor Morrison neighborhood in ZIP 34114, is not Esplanade Golf and Country Club in North Naples (ZIP 34119) or Esplanade by the Islands, and none of their sales, fees or rules is a Hacienda Lakes figure. The county roll counts 443 built homes there and no vacant homesites.
Why the name needs care
Three Naples neighborhoods open their names with the same word, and a listing search on that word alone mixes them. Every figure in this section is for Esplanade at Hacienda Lakes in ZIP 34114 and names its own record set or source.
Taylor Morrison and the build years
Taylor Morrison built Esplanade at Hacienda Lakes from 2014 to 2023 and lists it as sold out, so every home there today is a resale.
Taylor Morrison broke ground on the neighborhood's amenity campus on December 2, 2014, per its own newsroom release, and the community page it keeps today carries only the sold out notice.
Esplanade at Hacienda Lakes homes and lots
The county roll classes every Esplanade at Hacienda Lakes residence as a single-family home, and the CDD bills them on 42, 52 and 62 foot lot classes, so the label Villa Attached on 6 of its MLS rows is an MLS entry, not a villa product.
The Hacienda Lakes CDD's adopted roll splits the 443 homes into 146 on 42 foot lots, 216 on 52 foot lots and 81 on 62 foot lots. Lot class sets the district line on each tax bill, so two homes on the same street can carry different district costs.
Size on the MLS
On the October 29, 2026 export, the median MLS living area for Esplanade at Hacienda Lakes sales was 1,912 square feet. Listing agents enter that field, so a buyer checks the plan for any one home.
Esplanade at Hacienda Lakes sales on the county record
Collier County recorded 20 qualified Esplanade at Hacienda Lakes sales in the 12 months to August 31, 2026, every one a resale, at a county median of $611,000 and a range of $450,000 to $879,000.
None of the 20 deeds passed the county's builder-direct test, which fits a neighborhood its builder finished in 2023. The county deed table earlier in this guide lists each one by month and price.
Association and district
Esplanade at Hacienda Lakes has its own homeowners association, and its dues, leasing rules and pet rules are not published (checked November 3, 2026). The Hacienda Lakes CDD bills each lot on the tax bill by its lot class, separate from the association.

The Esplanade at Hacienda Lakes neighborhood guide carries the streets and the lot class detail for this neighborhood.
What is Azure at Hacienda Lakes, including the Coach Collection?
Toll Brothers built Azure at Hacienda Lakes, single-family homes and paired villas from 2017 to 2024 plus the 24 Coach Collection condominium coach homes in 2018 and 2019, and its sales there have ended. The 2026 county roll counts 381 Azure homes and 24 condominium units.
Toll Brothers and the build years
Business Observer reported on September 1, 2016 that Toll Brothers had closed on the Azure at Hacienda Lakes land, and the homes on the county roll date from 2017 to 2024. One vacant homesite remains on the 2026 roll, so nearly every Azure sale today is a resale.
Azure at Hacienda Lakes single-family homes and paired villas
Azure at Hacienda Lakes mixes detached single-family homes with paired villas, two homes that share a wall. The paired villas are a real product here, and the association prices them as their own tier. The county roll does not separate the two products, so a buyer confirms which one a home is on the listing and the plat.
On the October 29, 2026 export, 20 Azure at Hacienda Lakes rows carry the Villa Attached label, matching that paired villa product.
Size on the MLS
On the same export, the median MLS living area for Azure at Hacienda Lakes sales was 1,645 square feet, a figure that blends the villas with the larger detached homes.
Azure sales on the county record
Collier County recorded 17 qualified Azure at Hacienda Lakes sales in the 12 months to August 31, 2026, all resales, at a county median of $580,000 and a range of $495,000 to $1,450,000.
The range is wide because the deeds mix paired villas with the larger detached homes. The county test found zero builder-direct sales in Azure at Hacienda Lakes in that window.
Azure association dues and manager
The Azure at Hacienda Lakes association publishes its own figures: $1,600 a quarter for single-family homes and $1,700 a quarter for villas, with a $1,500 capital contribution at purchase (association site, checked November 3, 2026). Castle Group manages the association. The Hacienda Lakes CDD line on the tax bill is separate from these figures.
Coach Collection at Azure condominium coach homes
The Coach Collection at Azure is the one condominium in Hacienda Lakes: 24 coach homes in six two-story buildings of four units each, on Saint Lucia Drive inside Azure at Hacienda Lakes. Its declaration was recorded on September 18, 2018. Owners belong to the Coach Collection at Azure Condominium Association and pay the Azure association's coach home tier, which the association lists at $1,350 a quarter (checked November 3, 2026). The condominium fee is not published.
Coach Collection sales and size
Collier County recorded 2 qualified Coach Collection at Azure sales in the 12 months to August 31, 2026: $690,000 in January 2026 and $675,000 in May 2026. Two deeds make no median, so both print. On the October 29, 2026 export, a separate record set, the median MLS living area for the 2 Coach Collection sold rows was 2,611 square feet.
The Azure at Hacienda Lakes guide
The Azure at Hacienda Lakes neighborhood guide covers the detached homes, the paired villas and the condominium coach homes in one place.
What is Seven Shores in Hacienda Lakes, and what does Toll Brothers list?
Seven Shores is the Hacienda Lakes neighborhood in Naples where Toll Brothers is still building, on land the 2026 county roll splits between 167 built homes and 233 vacant homesites. Toll Brothers sells three collections there, Harbor, Landing and Port, and a separate district covers Seven Shores alone.
Toll Brothers in Seven Shores today
Toll Brothers is the builder still selling in Seven Shores, and on November 3, 2026 its site listed 15 floor plans in three collections, with base prices from $599,995 (Harbor), $852,995 (Landing) and $979,995 (Port), and 10 quick move-in homes asking $799,000 to $1,845,000.
Toll Brothers announced Seven Shores on April 24, 2023, and trade press reported its sales opening in March 2024. The product has changed since that first release: the November 3, 2026 page lists three collections of detached homes and no villa collection.
Seven Shores collections and base prices
Base prices and asking prices are the builder's own published figures on November 3, 2026, not sale prices and not medians, and options, lot premiums and incentives change what a buyer pays.
Plans run one or two stories, and every size below is square feet as published by Toll Brothers on November 3, 2026.
Harbor collection
The Harbor collection runs 1,893 to 3,128 square feet as published, across six plans. Its Toll Brothers base prices on November 3, 2026 ran from $599,995 for the Sawgrass plan to $862,995 for the Volusia Elite, with the Myers, Montura, Volusia and Pinellas plans between them. Seven of the 10 quick move-in homes listed that day were Harbor plans.
Landing collection
The Landing collection runs 2,475 to 3,790 square feet as published, across four plans: Dade, Pasco, Glades and Glades Elite. Toll Brothers listed its base price from $852,995 for the Dade plan on November 3, 2026, with the Glades Elite the largest of the four at a $1,015,995 base price.
Port collection
The Port collection runs 2,927 to 5,397 square feet as published, across five plans. Its Toll Brothers base price from $979,995 on November 3, 2026 belongs to the Glades plan, which Toll also offers in Landing; the Port version carries a higher base price. Belmar, Groveland, Gulf and Montego complete it.
Quick move-in homes
On November 3, 2026 Toll Brothers listed 10 quick move-in homes in Seven Shores, on Oceana Way, Wisteria Way, Driftwood Drive and Piper Street. The lowest asking price, $799,000, was a Sawgrass plan, and the highest, $1,845,000, was a Glades Elite plan. These are asking prices, so the contract price can differ.
What base prices leave out
A base price covers the plan on a standard homesite with standard finishes. Lot premiums and design options add to it, and the purchase agreement sets the final figure. Toll Brothers publishes no association fee for Seven Shores, and its page does not show the district line either.
Seven Shores sales and vacant homesites
Collier County recorded 72 qualified Seven Shores sales in the 12 months to August 31, 2026, at a county median of $878,200 and a range of $505,000 to $2,842,500.
By the county test, 70 of those deeds were builder-direct, at the same $878,200 county median, and the other 2 were resales at $505,000 and $2,650,000. The county file names the buyer, not the seller, so the test is not proof. On the roll, 233 Seven Shores homesites have no residence row yet, and 118 Seven Shores parcels are titled to a Toll Brothers entity.
Homes finished after the roll
The 2026 roll counts homes standing on January 1, 2026, and Seven Shores keeps building after that date. The county's certificate of occupancy layer counted 290 single-family certificates in Seven Shores from 2024 to September 28, 2026, and the Hacienda North CDD roll carries 400 lots.
Build-to-rent parcels
On the October 27, 2026 county data, 96 Seven Shores parcels are titled to a build-to-rent owner, 18 of them with a built home.
Those parcels sit on Catamaran Drive and Driftwood Drive. Seven Shores leasing rules are not published (checked November 3, 2026).
The Hacienda North CDD
Seven Shores is the only neighborhood in the Hacienda North Community Development District, created in 2022 with 197.82 acres. The Hacienda North CDD bills each lot on the county tax bill by lot class, on top of the association's own assessment, and Florida law requires the district disclosure on each new-home contract.
The Seven Shores guide
The Seven Shores neighborhood guide carries the plan list, the quick move-in roll and the district lines for Seven Shores as they change.
What is Sapphire Cove, and is it part of Hacienda Lakes?
Sapphire Cove belongs to Hacienda Lakes in one sense: it is inside the Hacienda Lakes Community Development District, yet it sits outside the Hacienda Lakes planned unit development, recorded as the Estilo Acres plat. The 2026 county roll counts 75 built homes there, and Hacienda Lakes totals in this guide include them.
The Estilo Acres plat
Sapphire Cove is recorded in Collier County as Estilo Acres, an 84-parcel plat in ZIP 34114. The land was zoned as the Lord's Way 30 Acre residential planned unit development in 2014, separately from the Hacienda Lakes master plan. Sapphire Lakes, elsewhere in Naples, is a different place.
Inside the CDD, outside the planned unit development
The Hacienda Lakes CDD bills Sapphire Cove homes on its 52 foot lot class, alongside Esplanade at Hacienda Lakes and Azure at Hacienda Lakes. Zoning, though, runs through the Lord's Way planned unit development, not Ordinance 2011-41.
Sapphire Cove homes and sales
The roll counts 75 detached homes in Sapphire Cove, built from 2019 to 2023, with no vacant homesites left and a pool row on 62 of them. The median homesite is 0.190 acre, the largest of the four neighborhoods with lots. Collier County recorded 5 qualified Sapphire Cove sales in the 12 months to August 31, 2026, all resales, and with so few deeds their median prints only in the county table above.
On the October 29, 2026 export, the median MLS living area for Sapphire Cove sales was 2,619 square feet.
Builder and association
No first-party source names a Sapphire Cove builder (checked November 3, 2026), so a buyer asks the seller for the home's builder and permit record. Sapphire Cove has its own homeowners association, and its dues, leasing rules and pet rules are not published (checked November 3, 2026).
The Sapphire Cove guide
The Sapphire Cove neighborhood guide takes the plat, the district line and the resale record further for buyers looking at this neighborhood.
Is Hacienda Lakes gated, and what amenities does each neighborhood have?
Azure at Hacienda Lakes is the one neighborhood whose own association site describes an entry gate (checked November 3, 2026), and no visible first-party text describes a gate for Seven Shores, Esplanade at Hacienda Lakes or Sapphire Cove, so this page claims none.
Golf, marina and club
Hacienda Lakes has no golf course, no marina and no club membership.
There is no master club either. Esplanade at Hacienda Lakes, Azure at Hacienda Lakes and Seven Shores each have their own center, and access follows that neighborhood association's rules.
Esplanade Community Center
The Esplanade at Hacienda Lakes center on Viale Circle is the Esplanade Community Center, which also hosts Hacienda Lakes CDD board meetings. Taylor Morrison's December 2, 2014 release described a clubhouse of nearly 6,500 square feet with a fitness center, catering kitchen, multipurpose room and covered lanai, a pool with lap lanes and a spa, a resistance pool, cabanas, a fire pit, an events lawn, sports courts and a dog park. The builder's page no longer lists them, so a buyer confirms the current list with the association.
Azure clubhouse
The Azure at Hacienda Lakes association site (checked November 3, 2026) lists a fitness center, a yoga center, a pool, two tennis courts and two pickleball courts at its clubhouse on Saint Lucia Drive. It publishes clubhouse hours of 6:30 am to 10 pm and pool hours of dawn to dusk.
Meridian Amenity Center in Seven Shores
Toll Brothers calls the Seven Shores center the Meridian Amenity Center; district notices call it the Seven Shores Clubhouse, on Oceana Way, where the Hacienda North CDD meets. The Toll Brothers page on November 3, 2026 listed a fitness center with locker rooms, a pool, tennis and pickleball courts, a putting green, a social room, a yoga room and yoga lawn, a fire pit and lakes.
Sapphire Cove amenities
Sapphire Cove has no published amenity list on a public page. Information not available at time of publishing (checked 2026-11-03).
Lakes and the preserve
The Hacienda Lakes CDD maintains the lakes inside its lines, and its fiscal 2027 budget sets aside lake maintenance money and a $25,000 lake bank reserve. About 1,544 acres of the master plan are preserve, on its east and south sides, and it is not an amenity with published trails or hours.
What is near Hacienda Lakes: schools, shopping and hospitals?
Hacienda Lakes sits on the east side of Collier Boulevard in East Naples, with a hospital next door and a Publix across the road. School assignment, hospital routes and shopping below come from the school district's lookup, the hospitals' own pages and the Domain Realty Group route table (free-flow, 2026-11-03), measured from each neighborhood.
School assignment
The district's 2026 to 2027 lookup assigned Hacienda Lakes addresses to Lely Elementary, Manatee Middle and Lely High, and assignment is by address and can change, so confirm it with the district.
Collier Boulevard is an assignment line for middle school: an address across the road can return a different school.
Routes to the three schools
Lely Elementary is 1.6 route miles from Esplanade at Hacienda Lakes and 2.7 from Seven Shores. Lely High is 5.0 route miles from Esplanade at Hacienda Lakes, and Manatee Middle is 6.3 route miles from Esplanade at Hacienda Lakes.
Physicians Regional Medical Center, Collier Boulevard
Physicians Regional Medical Center, Collier Boulevard, at 8300 Collier Boulevard, Naples, FL 34114, sits next door to Hacienda Lakes in its own planned unit development, and the hospital's page lists Emergency Services. It is 1.6 route miles from Esplanade at Hacienda Lakes, 2.0 route miles from Azure at Hacienda Lakes, 2.6 from Seven Shores and 1.9 from Sapphire Cove.
NCH Baker Hospital
NCH Baker Hospital in downtown Naples is 9.6 route miles from Esplanade at Hacienda Lakes and 11.2 route miles from Seven Shores. NCH also runs an immediate care office on Collier Boulevard, a walk-in office rather than an emergency room.
Publix across Collier Boulevard
Publix at Naples Lakes Village Center, with a pharmacy, sits directly across Collier Boulevard from Hacienda Lakes. A second retail cluster with another Publix, The Fresh Market and Lowe's sits on Tamiami Trail East.
Downtown Naples and the beaches
Fifth Avenue South in downtown Naples is 8.7 route miles from Esplanade at Hacienda Lakes. Naples Pier is 9.9 route miles from Esplanade at Hacienda Lakes, and Tigertail Beach on Marco Island is 14.0 route miles from Esplanade at Hacienda Lakes. Hacienda Lakes itself is inland, with no beach or boat access.
Mercato, Waterside Shops and the airport
Waterside Shops is 13.5 route miles from Seven Shores, and Mercato is 15.4 route miles from Seven Shores. Southwest Florida International Airport (RSW) is 36.2 route miles from Seven Shores, the neighborhood on the north side of the plan.
Who governs Hacienda Lakes, and what are the HOA fees?
Hacienda Lakes in Naples has no master association and no club, so no single HOA fee covers the plan. Each neighborhood answers to its own homeowners' association, and Azure's coach homes add a condominium association. Only the Azure at Hacienda Lakes association posts its dues publicly; for the others, the figure comes from the association in writing.
Esplanade at Hacienda Lakes Homeowners Association, Inc.
Esplanade at Hacienda Lakes has its own homeowners' association, Esplanade at Hacienda Lakes Homeowners Association, Inc. Its state corporate filing names KW Property Management and Consulting in the care-of line, the only public pointer to a management company. Taylor Morrison's page for the neighborhood now reads sold out and lists no association, dues or rule text.
Azure at Hacienda Lakes and Castle Group
Azure at Hacienda Lakes Homeowners' Association, Inc. runs its own public website, and that site names Castle Group as the management company (checked November 3, 2026). It is the one Hacienda Lakes association that answers common buyer questions in public: dues, the capital contribution, leasing and signs.
The Coach Collection's two associations
The Coach Collection is 24 condominium coach homes inside Azure at Hacienda Lakes. An owner belongs to the Azure association, which bills a coach home dues tier, and to Coach Collection at Azure Condominium Association, Inc., whose declaration was recorded on September 18, 2018. The condominium fee itself: Information not available at time of publishing (checked 2026-11-03).
Seven Shores Homeowners Association, Inc.
Seven Shores Homeowners Association, Inc. lists Allied Property Group as manager on its state filing. Toll Brothers is still selling there, and its Seven Shores page shows amenities and base prices but no association, district or tax amounts (checked November 3, 2026), so the builder's contract disclosures carry the fee terms.
Sapphire Cove's association
Sapphire Cove sits on the Estilo Acres plat, inside the Hacienda Lakes district but outside the planned unit development. State records carry a Sapphire Cove Homeowners Association, Inc., a match made by name, so confirm with the association that it is the body named in the recorded declaration. No manager is published.
Published dues by neighborhood
The Azure at Hacienda Lakes association's public site lists its quarterly dues as $1,600 for a single-family home, $1,700 for a villa and $1,350 for a Coach Collection home, with a $1,500 capital contribution at purchase (checked November 3, 2026).
Esplanade at Hacienda Lakes, Seven Shores and Sapphire Cove do not publish dues on a public association page (checked November 3, 2026), so ask for the figure and the estoppel certificate before you sign.
A coach home owner pays the Azure tier plus the condominium fee, so the tier alone understates that home's association cost.
MLS fee field from the October 29, 2026 export
We tracked the HOA fee field on every Hacienda Lakes row in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. The only other fee figures on this page are what listing agents typed into the October 29, 2026 MLS export, shown in one table row as supporting data and never as an association's rate.
| Field | Rows filled | Median annual | Range |
|---|---|---|---|
| MLS HOA fee field, all Hacienda Lakes rows | 81 of 121 | $4,676 | $3,300 to $6,800 |
Agents type the field monthly on some rows and quarterly on others, and the row annualizes what they entered, so read it as spread, not a bill.
What are the Hacienda Lakes CDDs, and what does each home pay?
Esplanade at Hacienda Lakes, Azure at Hacienda Lakes and Sapphire Cove lie in the Hacienda Lakes Community Development District, Seven Shores lies in the Hacienda North Community Development District, and each district bills on the county tax bill. The charge differs by neighborhood and by lot class, so a buyer reads the exact parcel's line before an offer.
Hacienda Lakes CDD at a glance
The Hacienda Lakes CDD says Collier County formed it in 2012, the code text it posts cites Ordinance 2012-36, and its site gives its area as 391.06 acres, immediately east of the Collier Boulevard and Rattlesnake Hammock Road intersection. That footprint is far smaller than the planned unit development, since most of the preserve and commercial land lie outside it. Its adopted fiscal 2027 operations budget is $418,160.
Hacienda North CDD at a glance
The Hacienda North CDD followed in 2022 under Collier County Ordinance 2022-21 and covers about 197.82 acres, all of it Seven Shores, with 400 lots on its fiscal 2027 roll. Its adopted fiscal 2027 operations budget is $212,515, of which $31,100.18 is billed directly rather than on the county roll. PFM Management Services LLC manages both districts, each under a five-member Board of Supervisors.
Adopted fiscal 2027 CDD lines by lot class
| Neighborhood and lot class | Total CDD line, operations plus debt |
|---|---|
| CDD Esplanade at Hacienda Lakes, 42 ft | $1,720.95 |
| CDD Esplanade at Hacienda Lakes, 52 ft | $1,997.34 |
| CDD Esplanade at Hacienda Lakes, 62 ft | $2,273.72 |
| CDD Azure at Hacienda Lakes, 42 ft | $1,315.51 |
| CDD Azure at Hacienda Lakes, 52 ft | $1,783.22 |
| CDD Azure at Hacienda Lakes, 62 ft | $2,273.35 |
| CDD Sapphire Cove, 52 ft | $1,882.77 |
| CDD Seven Shores, Twin Villa | $2,494.23 |
| CDD Seven Shores, 52 ft | $3,099.45 |
| CDD Seven Shores, 59 ft | $3,780.46 |
| CDD Seven Shores, 77 ft | $4,642.59 |
The adopted fiscal 2027 CDD lines, operations plus debt by lot class, run from $1,720.95 to $2,273.72 in Esplanade at Hacienda Lakes, $1,315.51 to $2,273.35 in Azure at Hacienda Lakes, $1,882.77 in Sapphire Cove and $2,494.23 to $4,642.59 in Seven Shores.
The operations line and the bond line
Both district sites say the charge "may consist of two parts". The operations and maintenance assessment pays for lakes, landscaping, administration and insurance and "can fluctuate up and down". The capital assessment repays the bonds and is "generally fixed for the term of the bonds". The Hacienda Lakes CDD budget carries $36,850 for lake maintenance and a $25,000 lake bank reserve.
The bonds behind the debt lines
The Hacienda Lakes CDD had $15,687,000 in bonds outstanding on September 30, 2025 under its Series 2016 and Series 2024 bonds, and the Hacienda North CDD had $13,065,000 under its Series 2023 bonds, with final maturities in 2046, 2044 and 2053.
Per the districts' fiscal 2025 audits, the Series 2016 bonds sit on Azure at Hacienda Lakes and Sapphire Cove lots, the Series 2024 refunding bond on Esplanade at Hacienda Lakes lots and the Series 2023 bonds on Seven Shores lots, the newest and longest debt of the three.
Prepaid lots
A lot owner may pay off the debt portion early. On the fiscal 2027 roll, 34 Esplanade at Hacienda Lakes lots and 3 Azure at Hacienda Lakes lots carry no debt line and pay operations only. The payoff figure is not published; it comes from the district manager's office at closing, and the operations line continues afterward.
What the 2026 county roll shows
On the 2026 county roll, the most common non-ad valorem totals, which bundle the CDD line with solid waste, are $2,267.11 in Esplanade at Hacienda Lakes, $1,585.28 in Azure at Hacienda Lakes, $2,764.00 in Seven Shores and $2,152.54 in Sapphire Cove.
Each neighborhood shows several distinct totals, which is the lot classes at work, and the condominium parcels most often carry the Azure figure. Check the parcel's own bill.
Public district meetings
District board meetings are open to the public. The Hacienda Lakes CDD meets at 9:00 a.m. at the Esplanade Community Center, next on November 16, 2026, then February 22, May 17 and August 16, 2027. The Hacienda North CDD meets at 9:00 a.m. at the Seven Shores Clubhouse, next on November 17, 2026. Both sites say dates may change.
What are the leasing and pet rules in Hacienda Lakes neighborhoods?
Hacienda Lakes leasing rules are published for one neighborhood only. The Azure at Hacienda Lakes association posts a leasing answer on its public site, while Esplanade at Hacienda Lakes, Seven Shores, Sapphire Cove and the condominium association post none, and no association posts pet rules. The recorded declarations govern, so read them before any plan to lease.
Azure at Hacienda Lakes leasing
The Azure at Hacienda Lakes association answers the leasing question with "90 days or more 4 times a year" (checked November 3, 2026), and the other neighborhoods publish no leasing rule on a public page.
That reply is not the declaration itself, so ask for the leasing section of the recorded master declaration and any amendment, and whether each lease needs approval.
Leasing in the other neighborhoods
Leasing rules for Esplanade at Hacienda Lakes, Seven Shores and Sapphire Cove are not published (checked November 3, 2026). The Esplanade at Hacienda Lakes association amended its articles in 2022 and 2024, and whether either touches leasing is not known. Pet rules
No Hacienda Lakes association publishes pet rules on a public page (checked November 3, 2026), Azure at Hacienda Lakes included. Pet count, size and breed limits: Information not available at time of publishing (checked 2026-11-03). Ask for the written rule and any leash rule for the lakes and amenity centers.
Signs and open houses at Azure
The Azure at Hacienda Lakes site states that "No sign, advertisement or notice of any type or nature whatsoever may be erected or displayed", with an exception for open-house signs on the day of the event, Saturday or Sunday. Sign rules elsewhere in Hacienda Lakes are not published.
Architectural review
Pools, screen enclosures, fences, paint and landscaping usually need written approval under a recorded declaration. Azure at Hacienda Lakes lists an Architectural Review Committee on its site; the other associations publish nothing on review. Ask for the guidelines before planning exterior work, and a Domain Realty Group agent can read the documents against your contract dates.
What are property taxes on a Hacienda Lakes home in Naples?
Hacienda Lakes in Naples uses one 2026 tax rate for every parcel, set across two Collier County millage areas. The ad valorem bill follows taxable value, which resets after a sale, and the roll adds a separate non-ad valorem total in dollars that carries the CDD line and solid waste.
Two millage areas, one rate
Hacienda Lakes parcels sit in Collier County millage areas 39 and 76, both at 10.3696 mills for 2026 with no municipal millage, and the Greater Naples Fire Rescue District line is 2.0000 mills of that total.
Esplanade at Hacienda Lakes and Azure's condominium coach homes fall in area 76, Seven Shores and Sapphire Cove in area 39, and Azure at Hacienda Lakes splits 346 parcels in area 39 and 65 in area 76. Each $100,000 of taxable value carries $1,036.96 of ad valorem tax.

Homestead exemption
An owner who makes a Hacienda Lakes home a permanent residence by January 1 can file for the Florida homestead exemption. The first $25,000 comes off every line, school lines included, and an indexed second exemption comes off the non-school lines only. Together they total $51,411 on the non-school lines for 2026.
What the 2026 roll shows on built homes
On the 2026 county roll, homestead appears on 289 of 443 Esplanade at Hacienda Lakes homes, 209 of 381 Azure at Hacienda Lakes homes, 62 of 167 Seven Shores homes and 46 of 75 Sapphire Cove homes. The median 2026 total bill, CDD and solid waste included, is $7,735 in Esplanade at Hacienda Lakes, $8,069 in Azure at Hacienda Lakes, $9,354 in Seven Shores and $8,687 in Sapphire Cove.
The reset after a sale
Those county medians are sellers' bills, many with years of homestead protection behind them. The exemption ends with the sale and the home is valued at market the next January 1, so a buyer's first full bill can run well above a listing's tax line. To see what your current home might bring first, request a home valuation.
What do worked cost examples show for a Hacienda Lakes home?
Hacienda Lakes worked examples apply the 2026 rate of 10.3696 mills to the county median sale values for Esplanade at Hacienda Lakes, Azure at Hacienda Lakes and Seven Shores, with and without homestead. Illustrative totals run from $7,176.06 to $11,870.58 a year. They are labelled illustrations, not tax bills, and leave out association dues.
How the examples are built
Each row uses the neighborhood's county median sale value for the 12 months to August 31, 2026 as market and taxable value, applies its area's millage, and adds that neighborhood's most common 2026 roll total.
| Example | Market value | Taxable (non-school) | Homestead exemptions | Ad valorem | Non-ad valorem (roll total) | Total | Area |
|---|---|---|---|---|---|---|---|
| County median-value Esplanade at Hacienda Lakes non-homestead | $611,000 | $611,000 | $0 | $6,335.83 | $2,267.11 | $8,602.94 | 76 |
| County median-value Esplanade at Hacienda Lakes homestead | $611,000 | $559,589 | $51,411 | $5,912.24 | $2,267.11 | $8,179.35 | 76 |
| County median-value Azure at Hacienda Lakes non-homestead | $580,000 | $580,000 | $0 | $6,014.37 | $1,585.28 | $7,599.65 | 39 |
| County median-value Azure at Hacienda Lakes homestead | $580,000 | $528,589 | $51,411 | $5,590.78 | $1,585.28 | $7,176.06 | 39 |
| County median-value Seven Shores non-homestead | $878,200 | $878,200 | $0 | $9,106.58 | $2,764 | $11,870.58 | 39 |
| County median-value Seven Shores homestead | $878,200 | $826,789 | $51,411 | $8,683 | $2,764 | $11,447 | 39 |
Esplanade at Hacienda Lakes, with and without homestead
At the Esplanade at Hacienda Lakes county median value with no exemption, ad valorem tax is $6,335.83, and the roll total of $2,267.11 brings the illustration to $8,602.94. With homestead the ad valorem line falls to $5,912.24, for $8,179.35.
Azure at Hacienda Lakes, with and without homestead
The Azure at Hacienda Lakes county median value carries $6,014.37 of ad valorem tax with no exemption. Its roll total, $1,585.28, is the smallest of the three, and the illustration totals $7,599.65. With homestead the total is $7,176.06.
Seven Shores, with and without homestead
The Seven Shores county median value is the highest of the three, and its roll total of $2,764 reflects the Hacienda North CDD's Series 2023 debt. Without an exemption the illustration totals $11,870.58; with homestead, ad valorem tax is $8,683 and the total $11,447.
What the examples leave out
The roll totals already include the district lines and solid waste. Left out: association dues, the condominium fee, homeowners, wind and flood insurance, any early-payment reduction, and any rate change after the 2026 roll. For a first estimate, multiply your expected price by 10.3696, divide by 1,000 and add the parcel's own roll total.
Is Hacienda Lakes in a flood zone, and how do storms and insurance work?
Hacienda Lakes in Naples maps almost entirely in a FEMA special flood hazard area, yet each residential phase holds a letter removing it from that area. The lot's own letter and the lender's determination decide flood insurance, and wind and flood are bought as separate policies. The whole plan sits in one hurricane evacuation zone.
The effective FEMA map
On FEMA panel 12021C0606J, effective February 8, 2024, nearly every Hacienda Lakes address point maps in Zone AH, and letters of map revision based on fill (LOMR-F) removed the residential phases from the special flood hazard area, so the lender's flood determination and the letter for the exact lot govern.
Zone AH marks shallow ponding, and a letter removing a lot from the mapped area does not mean water cannot reach it.
Address points by neighborhood
The carried FEMA layer reads 439 of 452 Esplanade at Hacienda Lakes address points as Zone AH and 13 as AE. All 429 sampled Azure at Hacienda Lakes points read AH, and so does the condominium parcel. In Seven Shores, 441 of 445 points read AH, 3 read AE and 1 reads X, and all 79 Sapphire Cove points read AH.
LOMR-F letters by phase
Each residential phase has its own letter: Esplanade at Hacienda Lakes from 2015 to 2020, Azure at Hacienda Lakes from 2020 to 2024, Azure's condominium in 2024, Sapphire Cove in 2019 and Seven Shores from 2024 to 2026. A letter issued before the 2024 map counts only if FEMA revalidated it, and the Esplanade at Hacienda Lakes and Azure at Hacienda Lakes phases appear on the county's revalidation letter, Sapphire Cove's on the 2024 summary of map actions.
Elevation certificates
A sample of 14 county elevation certificates shows finished floors of 13.7 to 15.9 feet NAVD88 against base flood elevations of 10.0 to 10.5 feet, with Seven Shores floors the highest at 15.6 to 15.9 feet. Ask the seller or builder for the certificate on the home you want, since an insurer prices from it.
The preliminary map
FEMA issued preliminary maps for Collier County dated March 20, 2025, and the county opened a 90-day appeal and comment period on August 19, 2026. On the preliminary panel, 28 of 445 Seven Shores points move from AH to X while Azure at Hacienda Lakes points stay AH. The effective map governs until the new one takes effect.
Hurricane evacuation zone
Collier County places Hacienda Lakes in Evacuation Zone D.
The county layer returned that zone at all 46 probe points. An evacuation zone is a storm-surge planning label, separate from the flood map, and Collier County Emergency Management sets the storm level that triggers an order.
Storm records
Hurricane Ian reached Southwest Florida on September 28, 2022. WINK News reported on October 19, 2022 that unincorporated Collier County, where Hacienda Lakes sits, counted 8 homes destroyed and 3,892 damaged, and the National Hurricane Center described Ian's surge as coastal. Ask the seller about any past claim and repair on the home.
Flood and wind are separate policies
A standard homeowners policy excludes flood, so flood cover comes from the National Flood Insurance Program or a private carrier, since Citizens does not write flood. A federally backed lender requires flood cover on a structure inside the special flood hazard area; where a LOMR-F covers the lot, the determination usually reflects it, though a lender may still require a policy.
Citizens and the private market
A Florida business magazine reported on October 29, 2025 that Citizens Property Insurance Corporation had fallen from a peak of 1.4 million policies in September 2023 to 569,495. Citizens' flood page, as carried in this run's research, requires flood cover on wind policies for homes valued at $400,000 or more from January 1, 2026 and on all policies from January 1, 2027; confirm with Citizens.
Roofs, code and wind mitigation
Hacienda Lakes homes date from 2014 to 2025. Under s. 627.7011, an insurer may not refuse to issue or renew a homeowners policy solely because its roof is less than 15 years old, and the first Esplanade at Hacienda Lakes roofs reach 15 years around 2029. Rate filings must include credits for construction that reduces wind loss (s. 627.0629), so ask for a current wind mitigation report.
What Florida rules apply when you buy in Hacienda Lakes?
Hacienda Lakes buyers meet four Florida rules at contract: the HOA disclosure summary, the district notice on a first sale, the condominium disclosures for a coach home and the homestead assessment limit. Each sets a document or a limit a buyer should check against the contract dates. This section explains them in general terms and is not legal advice.
The HOA disclosure summary, s. 720.401
Under that section, a prospective buyer of a parcel in a homeowners' association "must be presented a disclosure summary before executing the contract". The summary covers mandatory membership, recorded covenants, assessments "subject to periodic change", special district assessments and liens. It applies in Esplanade at Hacienda Lakes, Azure at Hacienda Lakes, Seven Shores and Sapphire Cove.
The district notice, s. 190.048
Under that section, each contract for the initial sale of a parcel or home in a community development district must carry, just before the buyer's signature and in larger bold type, a statement that the district "may impose and levy taxes or assessments". The rule names initial sales only, which today means Toll Brothers contracts in Seven Shores. A resale buyer reads the district line on the tax bill instead.
Coach Collection condominium documents, s. 718.503
The Coach Collection is a condominium, so s. 718.503 applies. A contract with a developer must state that the buyer may void it within 15 days after signing and receiving the required documents. Toll Brothers' Azure at Hacienda Lakes sales ended in 2024, so nearly every coach home purchase today is a resale, where subsection (2) sets the documents a seller provides.
The homestead assessment limit, s. 193.155
Save Our Homes, s. 193.155, limits how fast a homestead's assessed value can grow each year while the same owner keeps it. The limit belongs to the owner, not the house: at a sale the home is reassessed at market value the next January 1, and portability can carry part of a seller's benefit to a new Florida homestead.
Liens, estoppels and what is not verified
Under s. 720.3085, where its documents allow, an association holds a lien on each parcel for unpaid assessments, so unpaid seller dues follow the parcel and an estoppel certificate before closing matters. This part does not verify the unpublished dues, the condominium fee, any pet rule or any lot's district payoff. To compare options, browse Naples communities or homes for sale, or contact the team.
Does Hacienda Lakes have a golf course, and what is being built around it?
Hacienda Lakes in Naples has no course of its own, as the neighborhood sections above record, so the useful question is what is changing around its five neighborhoods. Four dated items follow: a Costco under construction, the Florida Sports Park race days, a college of osteopathic medicine and a separate proposal outside the plan.
The Costco at Rattlesnake Hammock Road and Collier Boulevard
A Costco approved by Collier County on October 14, 2025 is under construction at the southeast corner of Rattlesnake Hammock Road and Collier Boulevard, inside the Hacienda Lakes plan, and no opening date is published. The Hacienda Lakes CDD agenda for its December 1, 2025 meeting carried plans for the store. No dated source in this research sets a start for road work at the plan entrances, so none prints here.
Florida Sports Park and its 2027 race days
Florida Sports Park, the swamp buggy grounds at 8520 Rattlesnake Hammock Road, sits inside the Hacienda Lakes plan, and its operator lists 2027 race days on January 24, February 28 and April 3. The operator's FAQ dates the races to 1949, so a buyer weighing a homesite close by can visit on a race day first.
The college of osteopathic medicine
Gulfshore Business reported that a college of osteopathic medicine broke ground on July 16, 2026, off Rattlesnake Hammock Road east of Collier Boulevard, with classes planned for July 2028. The campus adds no homes to the county counts here.
The proposal at 341 Sabal Palm Road
Outside Hacienda Lakes, a private golf course proposed at 341 Sabal Palm Road won Collier County Commission approval on September 22, 2026, and an October 28, 2026 news report said the state had deemed the plan amendment withdrawn. The site is a separate tract, outside the planned unit development.
How do Hacienda Lakes home prices compare with nearby Naples communities?
Hacienda Lakes home prices in Naples sit among a ring of East Naples communities that differ in build year, product and club structure, so the fair comparison sets each one on a single county basis. The peer table below does that with single-family coded homes only, and the prose around it carries no neighbor figure.
County peer table
Each row counts qualified Collier County deeds on use 1 homes in the 12 months to August 31, 2026, and distances run in a straight line between plat centers, not along roads.
| Community | Straight-line miles | T12 use 1 sales | T12 median |
|---|---|---|---|
| County Hacienda Lakes (subject), use 1 homes | 0 | 88 | $690,500 |
| County Tamarindo | 1.05 | 4 | $655,000 |
| County Naples Lakes Country Club | 1.19 | 11 | $1,242,500 |
| County Caymas | 1.21 | 61 | $1,900,000 |
| County Verona Walk | 2.04 | 97 | $480,000 |
| County Lely Resort (plats named AT LELY or LELY RESORT) | 2.63 | 6 | $999,950 |
| County Winding Cypress | 3.19 | 46 | $825,000 |
| County Naples Reserve | 3.86 | 58 | $903,000 |
| County Isles of Collier Preserve | 5.27 | 151 | $920,000 |
How to read the peer table
A T12 median is the middle county deed among a community's use 1 sales in that window. The Hacienda Lakes row counts only homes with a residence row on the 2026 roll, so it leaves out Azure's condominium coach homes and Seven Shores homes that closed before their roll row existed.
Why no neighbor figure carries over
Tamarindo, Naples Lakes Country Club, Caymas, Verona Walk and the other nearby communities in the peer table are separate developments with their own associations, so none of their sales, fees or rules is a Hacienda Lakes figure. A gap between two rows reflects product, build year and club cost as much as price.
Peer pages on this site
Four of the nearby communities have Domain Realty Group pages: Caymas, Winding Cypress, Verona Walk and Isles of Collier Preserve. The other four have no linked page here.
How do you buy a home in Hacienda Lakes, step by step?
Buying a home in Hacienda Lakes, Naples, starts with the neighborhood, because Seven Shores sells new Toll Brothers homes while the other four sell resales, and each path carries different papers. The eight steps below run from the contract to the first tax bill. This is general information, not legal advice.
Step 1: Choose the neighborhood and the product
Esplanade at Hacienda Lakes and Sapphire Cove sell as resales, Azure at Hacienda Lakes adds paired villas, and its condominium section holds coach homes. Seven Shores sells new Toll Brothers homes. Rules, dues and CDD lines differ across all five neighborhoods.
Step 2: Read the Toll Brothers contract for Seven Shores
A Seven Shores contract starts from a Toll Brothers base price, which on November 3, 2026 ran from $599,995 in the Harbor collection to $979,995 in the Port collection. Get the full contract price, with homesite and options, in writing.
Step 3: Read the CDD disclosure
Florida s. 190.048 requires the contract for the initial sale of a parcel in a CDD to carry a bold notice, just above the buyer's signature, that the district may impose taxes or assessments. On a resale, read the parcel's tax bill.
Step 4: On a resale, order the estoppel certificate and read the HOA disclosure
Florida s. 720.401 requires a disclosure summary before a buyer signs for a parcel in a homeowners association. On a resale, the estoppel certificate states what the seller owes, including any special assessment, so confirm with the association which charges come due at closing.
Step 5: For the Coach Collection, read the condominium documents
A coach home there is a condominium unit, so Florida s. 718.503 applies, and a resale buyer receives the condominium association's documents under subsection (2). Read its declaration, budget and rules with the Azure association's papers, because the condominium fee is not published.
Step 6: Inspect the home
Hire an independent inspector for every purchase, new or resale, and add a wind mitigation report, which insurers use to price a policy. On a new Seven Shores home, inspect before the final walkthrough.
Step 7: Get the flood letter and price insurance
Ask for the flood letter covering the exact lot and the lender's flood determination, as the flood section above explains. Then gather wind and flood quotes before the inspection period ends.
Step 8: Close and read the first tax bill
Hacienda Lakes parcels sit in millage areas 39 and 76, both at 10.3696 mills for 2026, and the bill adds the CDD lines and solid waste as non-ad valorem charges. After a sale, the taxable value resets to market value the next year.

Are there quick move-in homes in Hacienda Lakes?
Toll Brothers listed 10 quick move-in homes in Seven Shores on November 3, 2026, asking $799,000 to $1,845,000. An asking price is the builder's figure that day and can change. The other four neighborhoods sell resales only, listed by owners through agents.
What have Hacienda Lakes homes sold for in county records?

County deeds show 72 Seven Shores sales in the 12 months to August 31, 2026 at an $878,200 median. All but 2 pass the county builder-direct test for a new home's first sale, a test rather than proof of the seller.

For the prior 12 months, September 2024 to August 2025, the county recorded 126 sales across all five neighborhoods at a $932,500 median. The two windows hold a different mix of new Seven Shores homes and resales, so the gap reflects which homes sold.

Why do the two sale counts differ for Hacienda Lakes?
Collier County counts every qualified deed recorded through August 31, 2026. The MLS counts only closings that listing agents entered, in a window ending October 29, 2026. Toll Brothers closings in Seven Shores often skip the MLS, so the deed count runs higher.
