Key takeaways for Caymas home buyers in Naples

In the 12 months to August 31, 2026, Collier County recorded 90 qualified home sales in Caymas at a $1,921,250 median, from $989,100 to $4,030,600, and 51 of those deeds were builder-direct by the county first-sale test. The county's deeds come first on this page, and the MLS export follows as a separate, supporting record.

What the county recorded in the latest 12 months

The county's deed list for the window from September 1, 2025 to August 31, 2026 holds 90 qualified deeds, and 29 of them sit on parcels that the roll still codes without a home, because those homes were finished after the roll's January 1, 2026 date. The sales section splits the deeds by plat group, by period and by price band, and it sets the county's first-sale test beside the later sales.

What the MLS export showed

In the October 29, 2026 export, 31 Caymas homes closed between October 29, 2025 and October 29, 2026 at a $1,785,000 MLS median. Those closings are listing-agent entries, a supporting record that this page keeps in its own section. Most builder closings never reach the MLS, so the export is a partial view of new-home sales.

Listings on October 29, 2026

Eight Caymas listings were active and two were pending in the export that day. Six of the active listings were on the Stock plats and two were in Phase 2, with none on the Pulte plats, and one Pulte-plat home and one Stock-plat home were pending. The MLS table later on this page gives the same counts by plat group.

457 homesites on five plats

The roll's homesites sit on five county plats. Pulte Homes built on Caymas Phase 1 and Lido Isles, which hold 97 homesites at 52 ft. Stock Luxury Homes builds on the Caymas Replat plats, which hold 190 homesites, and on Phase 2, which holds 170. The layout section sets out each plat and the homesite widths.

Two builders

Two builders work on separate plats: Pulte Homes on Phase 1 and Lido Isles, and Stock Luxury Homes on the Replat plats and Phase 2. SD San Marino, LLC, a Stock Development affiliate, is the developer. Because the two builders sell different homes, this page gives medians by plat group instead of one blended number. Whether Pulte Homes still has Caymas homes to sell is not confirmed here, so a buyer asks the builder directly, and the builders section gives each builder's base prices as they were published.

A CDD on every homesite

Every Caymas homesite carries a charge from the Caymas Community Development District on the Collier tax bill, billed as a non-ad valorem line and not as a millage rate. A buyer reads the amount for the homesite's width, and the cost sections later on this page set those amounts out by width.

Gated, per the developer

Caymas is described as a gated community by the developer, with one entrance on Caymas Street. How entry works day to day has not been posted by the association, so ask the association about entry procedures before closing, and read the recorded declaration for the rules that bind an owner.

What this page leaves out

This page leaves out any association dues figure, any rule on leasing, pets or vehicles, the management company and the entry procedure, which are not published by the association (checked November 1, 2026). It also leaves out a per-foot price in prose, because the county's area figures miss some homes, and it shows those figures in the tables only.

What Caymas homes are for sale in Naples right now?

Caymas homes for sale in Naples appear in five live searches below, each limited to the MLS label Caymas and a map box drawn around the five plats. The searches return the MLS list on the day you read this page, so the counts in this section are dated and the searches are the current answer.

Search Caymas listings

This search reads the MLS label Caymas inside a map box, never a wildcard, so similarly named places elsewhere stay out of the results. To browse beyond the community, see all Domain Realty Group listings.

Single-family home listings

Every home on the roll is a single-family house, so this search and the first one read the same homes. It stays a separate link for buyers who search by property type and want only houses.

Listings by price

The split at $1,500,000 falls inside the range of the county's deeds, and the price band table later on this page shows deeds on both sides of it. The lower search stops just below the line, so no listing shows in both.

New Caymas listings

This search shows only listings added in the last 30 days. To hear about a home as it lists, contact us to save a search and get new listings by email, or ask our agents to watch for one on the plats you prefer.

What the October 29, 2026 export held

The October 29, 2026 export of the Southwest Florida MLS showed 8 active and 2 pending Caymas listings, while Stock Luxury Homes listed 10 available homes on its own website on November 1, 2026, and the two lists overlap only in part.

The export's counts sit in the MLS section by plat group. They are dated, so a live search on the day you read this page is the current answer, and a home listed after October 29, 2026 appears in the searches before it appears here.

Builder homes that skip the MLS

Builder inventory that never reaches the MLS will not show in the searches above, so a buyer who wants every new home asks the builder for its list and compares the two. A builder's base price is the number it published on its read date, before homesite premiums and options. For other new communities, see new construction in Naples.

What is Caymas in Naples, FL, and where is it?

Caymas sits on the east side of Collier Boulevard about two miles south of I-75 in East Naples, ZIP 34114, reached by one bridged entrance on Caymas Street over the Henderson Creek canal, in unincorporated Collier County. The sections below place it by road, county and ZIP code, and describe what the aerial shows.

Where Caymas sits in East Naples

Caymas is an East Naples community on the east side of Collier Boulevard, with its homes on five county plats. To compare it with other places in the area, start at the Naples hub or the Naples communities index.

Unincorporated Collier County

Unincorporated means Collier County, not a city, is the local government, even though Naples is the place name on the mailing line of a Caymas address. The county's 2026 tax lines for every Caymas parcel include an Unincorporated General MSTD line, which is the county's own levy for homes outside a city.

Collier Boulevard and the Henderson Creek entrance

The single entrance, on Caymas Street, is bridged over the Henderson Creek canal, and Collier Boulevard is the road it joins. Publix on Collier Boulevard is 1.2 route miles from the Caymas gate, free-flow, and the amenities and nearby section gives the other destinations in one distance table.

One ZIP code, 34114

All 506 parcels on the 2026 roll carry ZIP 34114, so one postal code covers the whole community. A ZIP code is a postal label only, and it says nothing by itself about an association, a school assignment or a flood zone, which each depend on the exact address.

Lakes and preserves

Water and conservation land take up much of the district. The CDD engineer's report counts about 287 acres of lakes and about 269 acres of preserve and wetland within the district's 767.687 acres, so the homes sit around lakes and conservation land and not around a golf course.

What the aerial shows

The hero aerial is an older USDA NAIP image, served through USGS The National Map, and the aerial predates the homes. It shows the former quarry lakes and early site work east of Collier Boulevard, and it does not show today's streets, homes or clubhouse. The land was a former limerock quarry known as Willow Run.

What have Caymas homes in Naples sold for?

Caymas homes in Naples sold at a $1,921,250 county median across 90 qualified deeds in the 12 months to August 31, 2026. The tables below split those deeds by plat group, by period and by price band, and every figure names its set and its window.

County deeds and builder closings

Collier County records a deed when a property changes hands, and a deed on a new home from its builder is the first sale of that home. The county's first-sale test counts a deed as builder-direct when the first improved sale falls within the year built or the next year, so the count is a floor for builder closings and not a full tally.

The 12 months to August 31, 2026

The window runs from September 1, 2025 to August 31, 2026, and it holds 90 qualified deeds. Of those, 29 sit on parcels the roll still codes without a home, and 51 pass the county's first-sale test. A deed on a parcel without a residence row carries no county area, so it has no per-foot figure.

The prior 12 months

For September 2024 to August 2025, the prior 12 months, the county recorded 69 Caymas sales at a $1,353,500 median; the later window holds far more Stock and Phase 2 homes, so the two medians describe a different mix of homes rather than one market moving.

Sales by plat group

Split by plat, the county recorded 30 sales at a $1,239,200 median on the Pulte plats and 55 at a $2,191,400 median on the Stock plats in the same 12 months, with the 5 Phase 2 deeds shown in the table only.

The table also gives each group's homesites, its homes on the 2026 roll and its median county heated area. The last column counts the deeds that pass the county's first-sale test.

Plat group (county) Homesites Homes on the 2026 roll Without a home on the roll Roll year built Median county heated area (sq. ft.) T12 sales T12 median Builder-direct T12 (county first-sale test)
County Pulte plats (Phase 1 and Lido Isles, 52 ft) 97 65 32 2024 to 2025 2,358 30 $1,239,200 18
County Stock plats (Caymas Replat and replat of lots 131 to 181) 190 87 103 2024 to 2025 3,035 55 $2,191,400 33
County Phase 2 170 0 170 n/a n/a 5 $3,349,600 0

County sales by September to August period

Each row below is one 12-month window of county deeds, with its sale count, its median and its range. The two windows hold different mixes of Pulte, Stock and Phase 2 homes, so the table sets them side by side and draws no conclusion from the gap between them.

Period (county deeds) Sales, median and range County $/heated sq. ft. (median)
County September 2024 to August 2025 69 sales, median $1,353,500, $984,300 to $2,938,100 $551
County September 2025 to August 2026 90 sales, median $1,921,250, $989,100 to $4,030,600 $648

County price bands

The bands below sort the county's deeds from the 12 months to August 31, 2026 by recorded price, and each deed sits in exactly one band. Deeds appear in every band from the lowest to the highest.

Price band (county deeds, T12) Sales
County $0 to under $1,000,000 2
County $1,000,000 to under $1,250,000 14
County $1,250,000 to under $1,500,000 13
County $1,500,000 to under $2,000,000 18
County $2,000,000 to under $2,500,000 21
County $2,500,000 to under $3,000,000 10
County $3,000,000 or more 12

Builder-direct and later sales

Of the 90 county deeds in the window, 51 are builder closings by the county's first-sale test, and 39 are resales and later sales. By group, the plat table above counts 18 on the Pulte plats and 33 on the Stock plats, with none in Phase 2. The test is a county heuristic, so a buyer asks the builder or the listing agent how a specific home was sold.

What does the MLS show about Caymas homes in Naples?

Caymas homes in Naples show up in the Southwest Florida MLS as sold, active and pending listings, entered by listing agents and kept beside the county's deeds without replacing them. This section gives the export's closings, a table by plat group, and the fields the export does not carry.

Two record sets kept apart

This page keeps two records of Caymas sales side by side but never adds them together: Collier County deeds qualified through August 31, 2026, which include builder closings, and closings in the October 29, 2026 export of the Southwest Florida MLS, which miss most builder closings.

We tracked the October 29, 2026 export for every Caymas listing that sold, was active or was pending, labelled Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, and none of its closings is added to a county count. A sale can fall in one window and not the other, and the month a deed is recorded can differ from the month the MLS shows the closing. Data updated: October 2026.

MLS closings in the export window

From October 29, 2025 to October 29, 2026, the export shows 31 Caymas closings at a $1,785,000 MLS median. On those 31 closings, the median MLS living area is 3,054 sq. ft. These are listing-agent entries, so a buyer checks the living area against the plans and the county record.

MLS by plat group

The table groups the export's rows the way the county table does, and its figures are Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. A count of n beside a figure is the number of rows that carry that field, and a blank field is a missing entry, not a zero.

Group (MLS export) Rows Sold Median sold Median days on market Median sale to list Active Pending
MLS Pulte plats 10 9 $1,234,990 (n 9) 29 (n 5) 98.0% (n 9) 0 1
MLS Stock plats 28 21 $2,025,000 (n 21) 82 (n 17) 95.0% (n 21) 6 1
MLS Phase 2 3 1 $2,975,000 (n 1) 77 (n 1) 93.1% (n 1) 2 0

Days on market and sale to list

Across the 31 closings in the export, the median is 78 days on market on the 23 rows that carry a days figure, because builder closings leave the field blank. The median sale to list is 95.8% in the export. The table gives each group's figure with its row count, and a group with few rows is shown there only.

Fields the export does not carry

The export has no field for stories, garage, pool, parking, pets or leasing, so this page shows none of them as a fact about a home. A missing field means the data was not entered, never that the feature is absent, and a buyer confirms each with the listing agent or the builder.

How is Caymas in Naples laid out, by plat and homesite width?

Caymas in Naples is laid out as five county plats with homesites in five widths, from 52 ft to 100 ft or wider, plus 49 tracts that hold lakes, preserves, roads and amenity land. The sections below count the plats, the widths and the streets, and separate finished homes from homesites on the roll.

The county set

On the 2026 Collier roll, Caymas is 506 parcels under five county subdivision numbers in ZIP 34114: 457 homesites for single-family homes and 49 tracts that hold the lakes, preserves, roads and amenity land.

The five subdivision numbers are Caymas Phase 1, Lido Isles, Caymas Replat, the replat of lots 131 to 181 and Caymas Phase 2. The county groups them into three sets in this page's tables: the Pulte plats, the Stock plats and Phase 2.

Five plats

Pulte Homes built on Caymas Phase 1 and Lido Isles, where the 97 homesites are all 52 ft wide. Lido Isles is a 20-lot plat on Raintree Street. Stock Luxury Homes builds on the Caymas Replat and the replat of lots 131 to 181, which hold 190 homesites, and on Phase 2, which holds 170. The widths on the Stock plats vary, as the next section shows, and a buyer confirms the width of the exact homesite before comparing one home with another.

Homesite widths

The CDD's budget counts the homesites by width: 97 at 52 ft, 164 at 62 ft, 109 at 76 ft, 59 at 90 ft and 28 at 100 ft or wider. The width sets the CDD charge on a homesite, so a buyer matches the width to the tax bill, and the builders section pairs each Stock collection with its width. On the 2026 roll, the median lot is 0.23 acre, from 0.17 to 0.90.

Streets in Caymas

The roll's streets are Caymas Way, Caymas Terrace, Moonflower Lane, Caymas Street, Loquat Lane, Oleander Way, Raintree Street and Moonflower Court. This page gives street names only and never a house number, and an address lookup on the county's site returns the plat, the lot and the tax bill for any one home.

Finished homes and homesites on the roll

The roll is dated January 1, 2026, so it shows 152 finished homes and 305 homesites without a home, while the county recorded 194 single-family certificates of occupancy from January 2024 to September 28, 2026; a homesite on the roll may already hold a finished house.

By plat group, the roll shows 65 homes on the Pulte plats, 87 on the Stock plats and none in Phase 2, and the homesites without a home number 32, 103 and 170. A homesite without a home on the 2026 roll can already carry a finished house, so a buyer checks the certificate of occupancy for the exact lot.

Who builds homes in Caymas, Naples, and at what base prices?

Caymas in Naples has two builders on the 2026 roll, Pulte Homes on the 52 ft homesites and Stock Luxury Homes on the wider ones, with Stock Custom Homes building models at The Peninsula. Stock's base prices run from $1,254,990 to $2,089,990 by collection, and Pulte's carried prices are marked unverified.

Two builders on the 2026 roll: Pulte Homes and Stock Luxury Homes

Pulte Homes built on the 97 homesites 52 feet wide in Phase 1 and Lido Isles, and Stock Luxury Homes, part of Naples-based Stock Development, builds on the wider homesites of the Replat plats and Phase 2; SD San Marino, LLC, a Stock Development affiliate, is the developer.

The plat tells a buyer which builder to expect. The 2026 county roll shows 65 homes on the Pulte plats, 87 on the Stock plats and none yet on Phase 2, where the 170 homesites carry no residence row on that roll.

Stock Luxury Homes collections and base prices

On November 1, 2026, Stock Luxury Homes listed base prices of $1,254,990 to $1,499,990 for its Azure collection on 62 ft homesites, $1,569,990 to $1,709,990 for Indigo on 76 ft homesites and $1,969,990 to $2,089,990 for Cobalt on 90 ft homesites, before homesite premiums and options.

The CDD budget carried for fiscal 2027 counts 164 homesites at 62 ft, 109 at 76 ft and 59 at 90 ft, so Azure sits on the most numerous width. A base price is the builder's published number on its read date. Homesite premiums, structural options and design selections come on top, and this page does not estimate them.

Pulte Homes plans on 52 ft homesites

Pulte Homes' Caymas plans, Brixton, Regency, Brixton Grande and Regency Grande, carried base prices of $839,990 to $1,089,990 when read on October 10, 2026; Pulte's page showed no Caymas plan content on November 1, 2026, so current Pulte availability is not confirmed here.

The MLS data in the October 29, 2026 export shows one Pulte-plat home pending and a Pulte-plat closing on October 28, 2026, so homes on those plats still sell. A buyer asks which Pulte homes, if any, are for sale before leaning on a carried price.

Stock Custom Homes at The Peninsula

Stock Development's release of October 29, 2026 names The Peninsula as an enclave inside Caymas where Stock Custom Homes has new models under construction. The release gives no lot count, homesite width, plat or price, and this page does not match The Peninsula to the 28 homesites of 100 ft or wider on the CDD budget.

A buyer who wants custom work asks Stock for current plans, because nothing published here sets a Peninsula price.

Builder base prices table

The table lists each builder's base price as the builder published it, by collection or plan and homesite width. Stock was read on November 1, 2026 and Pulte is carried from October 10, 2026; no figure includes homesite premiums or options.

Builder and collection or plan Homesite width Base price as the builder published it
Stock Luxury Homes, Azure collection 62 ft homesites $1,254,990 to $1,499,990
Stock Luxury Homes, Indigo collection 76 ft homesites $1,569,990 to $1,709,990
Stock Luxury Homes, Cobalt collection 90 ft homesites $1,969,990 to $2,089,990
Pulte Homes, Brixton plan 52 ft homesites $839,990 (carried; availability unverified)
Pulte Homes, Regency plan 52 ft homesites $889,990 (carried; availability unverified)
Pulte Homes, Brixton Grande plan 52 ft homesites $1,040,990 (carried; availability unverified)
Pulte Homes, Regency Grande plan 52 ft homesites $1,089,990 (carried; availability unverified)

Homes Stock lists as available

On November 1, 2026, Stock's website listed 10 available homes at asking prices of $1,957,785 to $3,859,860. Those are prices for specific homes, which differ from a collection's base price because a particular home carries its homesite and its selected options; ask Stock what each asking price includes.

The listings in the October 29, 2026 export are a separate record, and the two lists overlap only in part, so neither is complete on its own.

Buying from a builder versus a resale

A builder contract and a resale contract carry different paperwork. Buying from Stock or Pulte, a buyer signs the builder's contract, which under Chapter 190 of the Florida Statutes must carry a bold notice about district taxes and assessments. The San Marino planned unit development ordinance also requires developers and builders to give a written Benfield Road disclosure before a contract is signed, because a future county road alignment could run along the community's eastern edge, according to the carried ordinance text.

On a resale, Chapter 720 of the Florida Statutes puts a disclosure summary and an estoppel certificate between seller and buyer, covered later on this page. To compare Caymas with other new communities, see new construction homes in Naples, and to see current resale listings use the Domain Realty Group property search.

What a buyer checks first on a new Caymas home

Four checks come before any design choice. First, the plat and homesite width, because they set the builder, the CDD charge and the base price band. Second, what the base price leaves out, since homesite premiums and options sit on top. Third, the contract's dates and deposit terms. Fourth, the lender's flood determination for the exact address, since the zone varies by lot. Domain Realty Group can lay these checks out in order before a buyer signs.

How big are Caymas homes in Naples, and how many bedrooms do they have?

Caymas homes in Naples run from 2,358 to 3,998 sq. ft. of county heated area, and the Southwest Florida MLS lists them from 3 to 5 bedrooms, most with a den. Size follows the plat, with the Pulte plats smaller and the Stock plats larger, and none of these figures is a floor plan guarantee.

County heated area

County heated area on the 2026 roll puts the median Caymas home at 2,658 sq. ft., from 2,358 to 3,998, with a median of 2,358 sq. ft. on the Pulte plats and 3,035 on the Stock plats.

Heated area is usually the conditioned living space the appraiser recorded, so it leaves out garages, lanais and other unconditioned space. The range starts at the same 2,358 sq. ft. that is the Pulte-plat median, which fits a small set of repeated plans on 52 ft homesites.

County heated area bands

The county roll groups the 2026 homes into four heated area bands of 500 sq. ft. each, from 2,000 to under 4,000. Most homes sit in the first three bands, and the 3,500 to under 4,000 sq. ft. band is the smallest.

Heated area band (county) Homes on the 2026 roll
County 2,000 to under 2,500 sq. ft. 50
County 2,500 to under 3,000 sq. ft. 43
County 3,000 to under 3,500 sq. ft. 49
County 3,500 to under 4,000 sq. ft. 10

The bands count only homes with a residence row on the roll dated January 1, 2026, so a home finished later is not in them.

MLS bedrooms and living area

Listing agents enter bedroom counts in the Southwest Florida MLS, and the export of October 29, 2026 holds 41 Caymas rows. Its median living area is 3,054 sq. ft., from 2,366 to 4,000, a listing figure that is separate from the county's heated area.

Bedrooms (MLS) Rows Sold Median sold (n 3 or more) or prices Median MLS living area (sq. ft.)
MLS 3 bedrooms 3 2 $1,625,000 and $1,097,433 2,431
MLS 3 bedrooms plus den 11 8 $1,325,000 (n 8) 2,627
MLS 4 bedrooms 3 2 $2,600,000 and $1,234,990 3,054
MLS 4 bedrooms plus den 19 16 $2,242,500 (n 16) 3,136
MLS 5 bedrooms 3 3 $1,511,246 (n 3) 3,815
MLS 5 bedrooms plus den 2 0 no sale 3,702

A row with three or more sales shows a median with its n, a row with fewer shows each price, and a row with no sale shows none. The export has no field for stories, garage, pool, parking or pets, so those are missing here rather than zero.

Lots and homesite widths

The county roll puts the median Caymas lot at 0.23 acre, from 0.17 to 0.90, with 0.18 on the Pulte plats, 0.22 on the Stock plats and 0.30 on Phase 2. A county pool row appears on 144 of the 152 homes, a count and not a rate.

The CDD budget carried for fiscal 2027 sorts the homesites by width: 97 at 52 ft, 164 at 62 ft, 109 at 76 ft, 59 at 90 ft and 28 at 100 ft or wider. Those five widths cover all 457 homesites, and the width a buyer is shopping for decides the builder, the collection and the CDD charge.

What size figures never mean

Neither the county's heated area nor the MLS living area is a measured plan. One comes from an appraiser's record and the other from a listing agent's entry, so the two rarely match for the same home. Neither says anything about room layout or a lanai. Ask the builder for the floor plan sheet, and for a resale ask for a measured drawing before pricing by size.

How new are Caymas homes in Naples, and what should a buyer check on new construction?

Caymas homes in Naples are new: the 2026 county roll shows every home built in 2024 and 2025, and the county has recorded certificates of occupancy since January 2024. New construction still needs its own checks, from the code edition at the permit date to roofs, inspections, builder warranties and the former quarry ground.

Year built on the roll

On the 2026 county roll, the 152 Caymas homes were built in 2024 and 2025, counting each home's earliest residence row: 39 in 2024 and 113 in 2025.

The roll is dated January 1, 2026, so a home finished after that date shows as a homesite. The MLS rows in the October 29, 2026 export list 2026 as the year built on 14 rows, an entry the county roll has not yet reached.

Certificates of occupancy since 2024

A certificate of occupancy is the county's sign-off that a finished home may be lived in. The county growth model recorded 194 single-family certificates between January 2024 and September 28, 2026, a larger count than the roll's homes because the roll was cut on January 1, 2026. For a new home, ask the builder for the certificate before closing.

Florida Building Code by permit date

The Florida Building Code edition that applied to a Caymas home depends on the date its permit was issued, not on the year it was finished. Carried permit evidence shows most of the homes checked were permitted in 2023, so a buyer should not assume that every home was built to the newest edition.

The Collier County building department can confirm which edition applied to a given address.

Roofs, openings and wind mitigation

A new home still needs its roof covering, opening protection and tie-down details read from an inspection report, because this page does not describe any of them for a specific home. Florida's wind mitigation inspection form records those features, and insurers use it to apply credits.

Florida law requires insurers' rate filings to include credits for construction that meets the building code. No carrier publishes a Caymas premium, so a buyer asks for a quote with the wind mitigation form attached.

New-construction inspections to order

Order an independent inspection before closing, even on a new home. Useful stages are a walkthrough before drywall when the builder allows it, a final inspection before the closing date, and a wind mitigation inspection after the certificate is issued.

Add a survey and keep a written list of every item the builder agrees to complete. Domain Realty Group can walk through the inspection order for a specific home.

Builder warranties: read the contract

A builder warranty is whatever the signed contract and the warranty booklet say, and this page states no warranty term for Stock Luxury Homes, Stock Custom Homes or Pulte Homes. Read how long each item is covered, who performs the work, how a claim is filed and whether coverage passes to a later owner.

The former quarry ground

Most of the Caymas land was the Willow Run limerock quarry, with former plant areas. A 2019 environmental study found petroleum compounds and arsenic in the soil, and Florida's environmental agency issued closure steps in November 2025 and July 2026; its November 2025 order for one site attributes the arsenic to natural conditions.

This is disclosure context from carried records, not a statement about any home; a buyer wanting the closure documents for a parcel asks the seller, the builder or the agency.

What amenities does Caymas in Naples have, and what is finished today?

Caymas in Naples has a Sports Park with 8 pickleball courts and 6 tennis courts, which held its grand opening in February 2026, and a clubhouse the developer scheduled for November 2026. The community has no golf course, and entry runs through one gate on Caymas Street.

The clubhouse

Stock Development's Caymas release of October 29, 2026 said the clubhouse, about 30,000 sq. ft., was scheduled to open in November 2026, so a buyer confirms its status and hours with the association before relying on it.

The release describes a program that includes a full-service restaurant with indoor dining and a lakeside terrace, a tiki bar, a club room for cards and games, a golf simulator, a movie theater, a fitness center, a group exercise studio, a lap pool and a yoga lawn. Spaces are described as reservable by residents.

The Sports Park

The Caymas Sports Park held its grand opening on February 14, 2026, with 8 pickleball courts and 6 tennis courts, according to the developer and Business Observer coverage.

The October 29, 2026 release describes the tennis courts as clay and adds bocce, a pro shop and small and large dog parks. The developer's own releases call the complex the Sports Center; the press calls it the Sports Park. Both names point to the same facility.

Pools and fitness

Developer releases place a lap pool, a resident pool area and the full fitness program at the clubhouse. An earlier release of September 14, 2026 also listed a fitness center at the Sports Center, so a buyer asks the association which pool and which fitness space are open on a given day.

Lakes and preserves inside Caymas

Caymas has no golf course; the CDD engineer's report sets aside about 287 acres of lakes and 269 acres of preserves and wetlands inside the 767.687-acre district.

The Caymas Community Development District maintains those lakes and preserves as part of its infrastructure. Marketing materials give other acreage figures, so this page prints only the engineer's. The developer also describes paths for walking and cycling, but no trail map or mileage has been posted.

The gate

Developer materials describe Caymas as a gated community with one entrance on Caymas Street; how entry works day to day is not published, so a buyer asks the association about entry procedures before closing.

The entrance is reached by a bridge from Collier Boulevard. Questions to ask include how visitors, deliveries and contractors are admitted and whether the board can revise the procedures once owners take over.

No golf course in Caymas

A golf simulator is part of the planned clubhouse program, but there is no golf course in the community. The earlier San Marino zoning from 2000 allowed a golf course that was never built. Naples National Golf Club sits across Collier Boulevard from the entrance, and Naples Lakes Country Club lies to the southwest. Both are separate communities, and neither carries any link to a Caymas membership.

What the association does not publish

The Caymas Master Homeowners' Association, Inc. has posted no rules, no amenity hours and no fee schedule that this page could read, which is not published by the association (checked November 1, 2026).

A buyer reads the recorded declaration and the rules before signing. Ask in writing for the amenity hours, reservation rules, guest policy and any separate use fee.

What is near Caymas in Naples, and which schools serve it?

Caymas in Naples sits on Collier Boulevard in East Naples, with a Publix, a hospital and a Walmart Supercenter along the same road. Distances come from one route table, and the district's school lookup assigns Caymas addresses to Lely Elementary, Manatee Middle and Lely High.

Distances in the Domain Realty Group route table

The Domain Realty Group route table measures free-flow road distance from the Caymas gate, and four destinations are carried for this page. Each appears under its own heading below, as a route distance and never as travel time.

Interior homes sit farther from the gate than these figures. A buyer who needs an exact distance measures it from the address.

Groceries on Collier Boulevard

A Publix with a pharmacy at the Naples Lakes Village Center on Collier Boulevard is 1.2 route miles from the Caymas gate. A Walmart Supercenter also stands on Collier Boulevard, and Sierra Meadows Crossing is another shopping center nearby. This page gives no distance for those two.

Physicians Regional on Collier Boulevard: call 911 in an emergency

Physicians Regional Medical Center, Collier Boulevard, is 1.8 route miles from the Caymas gate. Its own site describes an acute care hospital with emergency room services, joint and spine care and other specialties.

In a medical emergency, call 911; do not plan a trip by this figure. A buyer who wants other hospitals checks each one's site for services.

Downtown Naples and Fifth Avenue South

Fifth Avenue South in downtown Naples is 9.3 route miles from the Caymas gate. The route runs along the Collier Boulevard corridor toward US 41.

Gulf beaches are reached by road as well; this page gives no beach distance because none is in the route table.

Southwest Florida International Airport

Southwest Florida International Airport, in Fort Myers, is 35.2 route miles from the Caymas gate, almost all of it on I-75 north from Collier Boulevard.

Costco and new retail

Collier County commissioners approved a Costco in October 2025 for a site at Collier Boulevard and Rattlesnake Hammock Road, south of Caymas, and site work was reported in May 2026. Costco has not announced an opening date as of November 1, 2026, so this page gives neither a date nor a distance.

Schools by address

Collier County Public Schools' address lookup, run October 10, 2026 for the 2027 school year, assigned Caymas addresses to Lely Elementary, Manatee Middle and Lely High, which earned state grades of A, A and B for 2026; assignment follows the street address and can change.

A buyer confirms the assignment for the exact address with the district before making an offer. This page reports assignment and state grades only.

Nearby DRG community pages

The Naples communities hub and the Naples homes for sale page list other areas covered by Domain Realty Group. Seven Shores and Hacienda Lakes are separate neighbors of Caymas, and none of their sales or listings appear in a Caymas figure on this page.

How have Caymas sales in Naples moved month by month?

Caymas sales in Naples are listed below by month, from September 2024 to August 2026, taken from Collier County deeds. Each month holds few deeds, and the deeds mix builder closings with later sales, so one month's median says little by itself.

County sales by month

Collier County recorded these Caymas deeds in each month, with the count of sales and the median of the month. The table is the record, and the months are not added or averaged here.

Month (county deeds) Sales Median
County September 2024 4 $1,374,500
County October 2024 11 $1,117,700
County November 2024 5 $1,196,000
County December 2024 5 $1,824,400
County January 2025 4 $1,295,600
County February 2025 1 $1,251,000
County March 2025 7 $1,664,100
County April 2025 8 $1,294,950
County May 2025 10 $1,636,000
County June 2025 3 $1,210,400
County July 2025 6 $1,635,550
County August 2025 5 $2,788,400
County September 2025 9 $1,450,000
County October 2025 11 $1,428,800
County November 2025 4 $1,407,200
County December 2025 15 $2,025,500
County January 2026 5 $2,250,000
County February 2026 5 $1,585,000
County March 2026 9 $1,575,000
County April 2026 7 $2,975,000
County May 2026 6 $2,408,750
County June 2026 8 $2,077,150
County July 2026 4 $1,474,500
County August 2026 7 $3,285,000

Why monthly medians swing

A month in Caymas holds between 1 and 15 deeds, so a single closing can set the median. The Pulte plats and the Stock plats sell at different price levels, and Phase 2 deeds sit higher still, so a month with more Stock or Phase 2 closings reads higher than a month with more Pulte closings.

That mix is why the monthly figures differ without describing one market. Read them beside the plat group table in the sales section, and never as a forecast.

Builder closings by month

A builder closing is the first sale of a new home from the builder. The county cannot label a closing as a builder sale, so it uses a first-sale test, and the count of builder-direct deeds by that test is a floor and not a total. Of the 90 deeds in the 12 months to August 31, 2026, 29 sit on parcels the roll still codes without a home.

The October 29, 2026 export misses most builder closings, so this table stays a county record and is never added to the MLS rows.

What the months do not show

The table does not split new homes from later sales by month, and it carries no price per foot, days on market or condition. It also leaves out homesite premiums and options, which sit inside a closing price but outside a builder's base price.

A month is not an appraisal. For a comparison built around one home, ask Domain Realty Group for the recorded sales that match its plat, width and size.

Who governs Caymas in Naples, and what does the association publish?

Caymas in Naples has one master association, and a buyer reads what it publishes before an offer. The Caymas Master Homeowners' Association, Inc. governs the community while the developer still controls it, and the association publishes no budget, so this page states no association dues as fact.

Caymas Master Homeowners' Association, Inc.

The master association is a Florida not-for-profit corporation formed under Chapters 617 and 720, filed November 9, 2022 and active on its annual report dated April 8, 2026. Every owner is a member, and no sub-association is registered for Caymas, including on the Pulte plats. One association serves all 457 homesites, and the developer, SD San Marino, LLC, an affiliate of Stock Development, is the declarant.

Developer control and turnover

Developer control continues. The association's officers are developer affiliates, no turnover has taken place in the records read for this page, and all five supervisors of the community development district are also developer affiliates as of October 2026. Chapter 720 of the Florida Statutes sets when owners take over the board, explained under s. 720.307 below.

Budget and dues: not published

The association has not posted a budget, a reserve schedule or a dues notice, and the developer's sales pages carry no dues wording (checked November 1, 2026). The only primary-source figure is the developer's estimate, quoted under the annual cost heading, and an estimate is not a bill.

Management company: not published

The association does not publish the name of its management company (checked November 1, 2026). The developer's bond drafts say the amenities are expected to be operated by Icon Management, but no recorded document read for this page shows that contract.

Special assessments in public news

Neither the developer's releases through October 29, 2026 nor the news coverage read for this page mention a master association special assessment. That silence is not a finding that none exists. The district's bond assessments are a separate, recorded charge, covered under the CDD heading below.

Questions to put to the association

Before an offer, ask the association for these items in writing, or contact Domain Realty Group to request them:

  • the current budget, reserve schedule and dues amount;
  • any special assessment approved or under discussion;
  • the leasing, pet, vehicle and architectural rules in the 2024 amended declaration;
  • any transfer, application or capital contribution fee at closing;
  • the clubhouse's status and hours, and how entry works day to day, because a buyer should ask the association about entry procedures.

What rules apply when you buy or lease in Caymas, Naples?

Caymas in Naples is governed by a recorded declaration, and the association has posted no rule summary, so a buyer or tenant reads the recorded text before relying on any rule. Leasing, pets, vehicles and architectural review are each not published by the association (checked November 1, 2026), and Collier County adds its own short-term rental registration.

Recorded declaration governs

The Master Declaration of Covenants, Conditions and Restrictions for Caymas was recorded by the developer and amended and restated in 2024, and the restated text, not the 2022 original, applies. For the Pulte plats, a Memorandum of Use Restrictions dated December 15, 2022 also exists in the county's records, and its content was not read for this page. Read the recorded declaration and the current rules before you sign.

Leasing: not published

The minimum lease term, the number of leases allowed in a year and any lease registration step are not published by the association (checked November 1, 2026). The declaration's leasing article sets them, and the October 29, 2026 export has no lease field.

Pets: not published

The association has not posted a pet rule, so no limit on number, weight or breed is available to read. The developer markets dog parks at the Sports Center, which is an amenity, not a rule.

Vehicles and parking: not published

Rules on boats, trailers, commercial vehicles and street parking are not published by the association (checked November 1, 2026). The master association maintains the private internal roads, so those rules come from the association, not the county.

Architectural review

Exterior changes such as fences, pools and additions normally need approval under a recorded declaration. Caymas's review procedure, committee makeup and fees have not been posted by the association (checked November 1, 2026), and while the developer controls the association, the developer's side typically controls review. A change after closing goes through that same review.

Collier County short-term rental registration

Collier County Ordinance 2021-45, effective January 3, 2022, requires short-term vacation rentals in unincorporated Collier County to register with the county, hold a Florida DBPR vacation rental license and keep a county tourist development tax account. Caymas is unincorporated, so the ordinance reaches it, and county registration never overrides the declaration.

Why listing remarks are not rules

A listing remark or an MLS field is a note written by a listing agent, not the declaration and not the association. The export has no field for stories, garage, pool, parking, pets or rental, so a remark about a pet or lease rule is a lead to check, not a rule to rely on. Compare how other Naples communities publish theirs.

What does a buyer pay each year in Caymas, Naples?

Caymas in Naples carries four recurring costs: association dues, the CDD charge, property taxes and insurance. Only the CDD charge and the taxes sit on the Collier tax roll, and this page never adds them to an association figure. Each cost has its own section, and none is summed.

Association dues: not published

The Caymas Master Homeowners' Association, Inc. has posted no dues schedule or budget, so no dues figure on this page is the association's rate. Two other readings follow, each labeled, and neither is a quote.

The developer's estimate

The developer's bond disclosure text estimated master association dues of about $2,400 to $2,900 per residential unit a year, subject to change, while master association entries by listing agents in the October 29, 2026 export read much higher, so the association's own figure decides. It comes from a March 2024 bond offering draft.

MLS fee fields from the October 29, 2026 export

We tracked the fee fields on every Caymas row in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. Data updated: October 2026. These figures are supporting only: a blank or $0 entry is a missing entry, and none of them is the association's published rate.

Set MLS rows HOA fee annualized (MLS: filled, median, range) Master association field filled Total annual recurring (MLS: filled, median, range)
MLS all Caymas rows 41 28, $2,026 (n 28), $1,680 to $11,232 25 37, $13,791 (n 37), $6,368 to $15,661

The most common master association entry is $2,404 a quarter on 13 rows, a listing-agent entry and not the association's rate, and this page never adds it to the CDD charge or a tax figure. Three rows enter a $2,000 transfer fee and two enter a $50 application fee; no association document read for this page lists either.

The CDD charge

The CDD charge is the one recurring cost with a published number. It varies by homesite width and is paid with the property taxes, so it is separate from the association's dues. The CDD table in the next section lists each width.

Property taxes as an annual cost

Every Caymas parcel sits in one Collier millage area, and the ad valorem bill depends on the assessed value after purchase, not the contract price. To compare homes, browse Naples homes for sale and apply the same method to each price.

Insurance as an annual cost

Wind coverage and flood coverage are separate policies, and no carrier publishes a Caymas rate, so this page prints none. As a neighborhood proxy, OpenFEMA records for 102 single-family flood policy terms on 2023 to 2026 construction in the Census block group that holds Caymas show a median total policy cost of $2,243 rated in the X zone and $2,380 rated in the AH zone, for a median $250,000 of building coverage.

What is the Caymas CDD, and what does it charge each homesite?

The Caymas CDD in Naples is a special-purpose local government that builds and maintains shared infrastructure and bills each homesite for it. Its charge reaches every Caymas homesite, varies by homesite width, and appears on the Collier tax bill as a non-ad valorem line.

What the Caymas Community Development District is

Collier County established the district on July 3, 2023 by Ordinance 2023-33, over 767.687 acres, under Chapter 190 of the Florida Statutes. A five-member board governs it. The district owns and funds lakes, stormwater, preserves and perimeter landscaping, while the master association covers the private roads, the amenity tract and common landscaping.

Assessment Area One on the tax bill

Caymas homesites carry a Caymas Community Development District charge on the Collier tax bill: on the 2026 roll, Assessment Area One reads $2,654.00 for a 52 ft homesite up to $3,886.18 for a 90 ft homesite, and a finished home adds a $269.77 county line. Assessment Area One covers Caymas Phase 1, Lido Isles and the Replat plats. For FY2027 the adopted budget splits each total into a $967.86 operations line and a debt line that runs from $1,686.14 for 52 ft to $2,918.32 for 90 ft.

Phase 2 on the 2026 roll

Phase 2 homesites also carry the CDD on the 2026 Collier roll, at $2,976.29 for a 62 ft homesite up to $4,207.26 for a homesite 100 ft or wider, so a Phase 2 buyer reads the tax bill for the CDD line. The roll carries a CDD amount on all 170 Phase 2 lots, each equal to the operations line plus the debt line grossed up for collection costs.

CDD table: the 2026 roll by homesite width

The table lists the CDD charge on the 2026 Collier roll for every width. "No home on the roll" means no residence row at the January 1, 2026 roll date, not that no house exists today.

Assessment area and homesite width (2026 Collier roll) Homesite without a home Finished home (adds the $269.77 county line)
County roll, Assessment Area One, 52 ft $2,654.00 $2,923.77
County roll, Assessment Area One, 62 ft $2,978.26 $3,248.03
County roll, Assessment Area One, 76 ft $3,432.22 $3,701.99
County roll, Assessment Area One, 90 ft $3,886.18 $4,155.95
County roll, Phase 2, 62 ft $2,976.29 no home on the roll
County roll, Phase 2, 76 ft $3,429.81 $3,699.58
County roll, Phase 2, 90 ft $3,883.32 $4,153.09
County roll, Phase 2, 100 ft plus $4,207.26 no home on the roll

Operations and maintenance for FY2027

The adopted FY2027 budget sets operations and maintenance at $967.86 per Assessment Area One lot, against $726.16 in FY2026. The developer's operating contribution is $0 in FY2027, and the budget adds an $80,000 line for lake bank erosion repairs.

Bonds and payoff

The district issued $7,815,000 of Series 2024 bonds on April 2, 2024 for Assessment Area One and $6,065,000 of Series 2026 bonds on February 20, 2026 for Phase 2. An owner may prepay a lot's share. At issuance the Series 2024 principal was $22,879.18 for a 52 ft lot and $39,598.58 for a 90 ft lot, a starting point and not today's payoff. The district has not posted current payoff amounts, so the district manager's payoff letter governs.

The November 3, 2026 landowners' election

The district lists a landowners' meeting on November 3, 2026 at 1:00 p.m. to fill supervisor seats 3, 4 and 5, with one vote per acre under Resolution 2026-02; the next regular meeting is December 1, 2026. Election result: Information not available at time of publishing (checked 2026-11-01). Resident-elected seats need 250 qualified electors, and the district counted 131 registered voters on April 15, 2026.

What are property taxes on a Caymas home in Naples?

Caymas in Naples is taxed in one Collier County millage area, and the ad valorem bill is the millage multiplied by the assessed value after purchase, not by the contract price. Finished homes also carry non-ad valorem lines. The sections below list every 2026 line, and the next section works three examples.

Millage area 39

Every Caymas parcel sits in Collier County millage area 39 for 2026 at 10.3696 mills, including the Greater Naples Fire Rescue District at 2.0000 mills; the CDD is billed as a non-ad valorem charge, not as a millage rate.

Taxes table: the 2026 authority lines

The table lists ten authority lines and their total.

Taxing authority (2026 county roll, millage area 39) Mills
County 2026: General Fund 3.0107
County 2026: Water Management Fund (South Florida) 0.0948
County 2026: Big Cypress Basin 0.0978
County 2026: School Board (state law) 1.8990
County 2026: School Board (local board) 2.2480
County 2026: Collier Mosquito Control 0.1331
County 2026: Greater Naples Fire Rescue District 2.0000
County 2026: Unincorporated General MSTD 0.6844
County 2026: Water Pollution Control Program 0.0246
County 2026: Conservation Collier 0.1772
County 2026 total, millage area 39 10.3696

Greater Naples Fire Rescue District

The fire district levies 2.0000 mills on every Caymas parcel, and that line is part of the county total in the table, not an extra charge.

The non-ad valorem lines

Two non-ad valorem lines can appear on a Caymas bill: the CDD charge, which covers operations and bond debt, and a $269.77 county line on a finished home. A homesite without a home on the 2026 roll carries the CDD charge alone. The charge travels with the parcel to the next owner.

Homestead and Save Our Homes

A Florida homestead exemption removes the first $25,000 of taxable value from every levy, and an additional exemption of $26,411 for 2026 applies to non-school levies once assessed value passes $50,000. Of the homes on the 2026 Collier roll, 58 of the 152 carry a homestead. Save Our Homes limits assessed value growth for a qualifying home each year to 3 percent or inflation, whichever is lower.

Why a current bill is not your bill

The median 2026 total bill on the 152 homes of the county roll is $17,419.29, and that figure includes the CDD line. It describes the current owners' bills, not yours, because the county resets assessed value after a sale. Use the worked examples for a purchase estimate.

What do worked cost examples show for a Caymas home in Naples?

Three worked examples show what a Caymas buyer in Naples might see on a first tax bill, using county median prices for each plat group and 2026 rates. They are an illustration, not a bill, and each shows a total with and without a homestead exemption.

How the examples are built

Each example sets taxable value equal to the price, applies the county rate of 10.3696 mills and adds the CDD charge and the county line for the stated width. "T12" means the 12 months to August 31, 2026. The prices are county medians from recorded deeds.

Example (an illustration, not a bill; county roll rates, taxable value equals the price) Price used Ad valorem Non-ad valorem (CDD and county line, 2026 roll) Total With homestead
County Pulte-plat home at the county Pulte median, 52 ft $1,239,200 $12,850.01 $2,923.77 $15,773.78 $15,350.19
County Stock-plat home at the county Stock median, 76 ft $2,191,400 $22,723.94 $3,701.99 $26,425.93 $26,002.34
County Caymas home at the county T12 median, 62 ft $1,921,250 $19,922.59 $3,248.03 $23,170.62 $22,747.03

A Pulte-plat home at the county Pulte median

In the 12 months to August 31, 2026, the county recorded 30 sales on the Pulte plats at a $1,239,200 median. On a 52 ft homesite at that price, ad valorem is $12,850.01 and the CDD charge plus the county line is $2,923.77, for a total of $15,773.78, or $15,350.19 with a homestead.

A Stock-plat home at the county Stock median

The county recorded 55 sales on the Stock plats at a $2,191,400 median in the same window. On a 76 ft homesite at that price, ad valorem is $22,723.94 and the CDD charge plus the county line is $3,701.99, for a total of $26,425.93, or $26,002.34 with a homestead.

A Caymas home at the county T12 median

Across all Caymas deeds the county recorded 90 sales at a $1,921,250 median in the same 12 months, a mix of Pulte, Stock and Phase 2 homes. On a 62 ft homesite at that price, ad valorem is $19,922.59 and the CDD charge plus the county line is $3,248.03, for a total of $23,170.62, or $22,747.03 with a homestead.

Adding a homestead exemption

The homestead column removes $423.59 from each total. The first $25,000 of taxable value is relieved at the full 10.3696 mills, which is $259.24, and the additional $26,411 is relieved at the non-school rate, which is $164.35. A buyer who does not qualify sees the figures before homestead.

What the examples leave out

The examples leave out association dues, which the association has not posted, and they leave out insurance, homesite premiums and options, closing costs and any future millage the county sets. Use them to compare plats, not to forecast a bill.

Is Caymas in Naples in a flood zone, and how do storms and insurance work?

Caymas in Naples sits mostly in Zone AH on FEMA's February 8, 2024 maps, yet FEMA fill letters remove most platted lots from the high-risk area, so the answer for a buyer is lot by lot. Evacuation zone, storm history and wind insurance follow, and no policy price is quoted.

Zones on the 2024 maps

On FEMA's February 8, 2024 maps, 399 of 461 Caymas residential address points sit in Zone AH, 54 in Zone X, 5 in Zone AE and 3 in shaded Zone X, and FEMA fill letters remove most platted lots from the high-risk area, so the zone varies by lot and your lender's flood determination for the exact address decides. The flood source named on every FEMA fill letter is ponding and overland flow, not coastal surge. In 22 elevation certificates for new Caymas homes, the finished floor sits 2.54 to 4.75 ft above the base flood elevation.

FEMA letters of map revision based on fill cover Caymas Phase 1 lots 1 to 77 and the Replat lots 78 to 267, both dated October 18, 2023; Phase 2 lots 268 to 353, dated December 13, 2024; and Lido Isles lots 1 to 20, dated January 29, 2025. Each letter says the federal mandatory purchase requirement does not apply to the removed lot, while the lender may continue to require coverage. The two 2023 letters were issued against the older 2012 map, and whether FEMA revalidated them on the 2024 panels is not shown, so ask for the letter number that covers your lot.

Phase 2 lots without a letter

No FEMA fill letter was found for Phase 2 lots 354 to 437, and lots 397 to 401 on Oleander Way map in Zone AE. Of the 84 lots numbered 354 to 437, 53 map in Zone X, 24 in AH, 5 in AE and 2 in shaded X. Ask the seller or builder for the elevation certificate and any letter covering the lot, and ask the lender for its flood determination before the contract date.

Preliminary map changes

FEMA's preliminary maps dated March 20, 2025 would place 73 Caymas address points, mostly in Phase 2, in an AE zone labeled combined riverine and coastal, while moving parts of Phase 1 and the Replat from AH to shaded X. The preliminary maps are not effective, and the February 8, 2024 maps govern.

Evacuation Zone D

Collier County's evacuation map places the whole district in evacuation Zone D. The county's evacuation zones run from A to F, with A evacuated first, and orders come by zone for each storm, so check the county's order rather than assuming one. In an emergency, call 911.

Storm history as reported

Hurricane Irma passed through Collier County on September 10, 2017, when the land was still a quarry. For Hurricane Ian on September 28, 2022, news reports describe surge flooding across Collier County south and west of US 41, with no report found that names Caymas or the Collier Boulevard corridor. For Helene in September 2024 and Milton in October 2024, this page's research found no primary record of storm damage at Caymas: the district's meeting records for 2023 to 2026 contain no storm item. Absence of a report is not a flood history, so ask the seller about any claim.

Wind insurance on new construction

Caymas homes were built in 2024 and 2025, and the Florida Building Code edition that applies to each depends on its permit date. Florida law requires insurers' rate filings to include credits for construction features that meet the code, and a wind-mitigation inspection on form OIR-B1-1802 documents them. Ask the builder for the plans and the inspection report, because the roof and window details are not on the builder's Caymas pages that this page could read. For the broader market, read new construction homes in Naples.

What does Florida law require when you buy in Caymas, Naples?

Caymas in Naples sits under two Florida laws that shape a purchase: Chapter 190 of the Florida Statutes for the community development district and Chapter 720 of the Florida Statutes for the homeowners' association. The sections below state each rule in plain terms.

The CDD disclosure, s. 190.048

Florida's s. 190.048 requires each contract for the first sale of a home in a community development district to carry, just above the buyer's signature, a bold notice that the district may levy taxes or assessments on top of county taxes. A resale is not a first sale, yet the district's assessments run with the lot either way. New-home buyers also receive a written disclosure, required by the San Marino planned development ordinance, that a possible county Benfield Road alignment could run along the community's eastern edge.

Turnover of association control, s. 720.307

Under s. 720.307, owners other than the developer elect a majority of the board three months after 90 percent of the parcels in all phases are conveyed to them, and lots a builder buys to build homes for resale do not count toward that share. Caymas has not reached turnover in the records read.

The disclosure summary, s. 720.401

On a Caymas resale, s. 720.401 requires the seller to give the buyer a disclosure summary before the contract is signed, stating that the buyer must join the association and pay its assessments; if it comes after signing, the buyer may cancel within 3 days of receiving it or before closing, whichever comes first. Keep the date you received it, because the cancellation window runs from that date.

Estoppel, s. 720.30851

Under s. 720.30851, the association must deliver an estoppel certificate within 10 business days of a request, and the statute caps the base fee at $250, plus $100 for expedited delivery and as much as $150 more if the account is delinquent, subject to its inflation adjustment. The certificate fixes the dues figure at a closing, so request it early.

Domain Realty Group is a real estate team, not a law firm. This page summarizes Chapter 190 of the Florida Statutes and Chapter 720 of the Florida Statutes as carried in the research files, and statutes are amended. Ask a Florida real estate attorney to read the contract and the association documents, and meet the agents who can sequence the dates.

How do Caymas home prices in Naples compare with nearby communities?

Caymas homes in Naples sit in a table of eight nearby single-family communities, all drawn from Collier County deeds for the 12 months to August 31, 2026, with Caymas's own county row at the bottom. The table is for reading, not ranking, because each community has its own builder, lots, association and charges.

County peer table: single-family homes

Community (county deeds, T12 to August 31, 2026) ZIP Single-family homes Year built range T12 sales T12 median or prices (n 1 or 2)
County Seven Shores single-family homes 34114 53 2024 to 2025 16 $1,406,600
County Forest Glen single-family homes 34114 87 1999 to 2002 1 $990,000

How to read a peer median

A median is the middle sale, so a few deeds can move it. The two smallest peer rows rest on one sale and on two sales, which is why the table lists their prices instead of a median. The Caymas row counts the 61 deeds on parcels that carry a home on the 2026 roll, while the 90 deeds behind this page's county headline include 29 on parcels the roll still codes without a home.

Peers named as text only

Seven Shores, Naples Heritage, Naples Lakes Country Club, Esplanade at Hacienda Lakes and Azure at Hacienda Lakes appear as text only, because this page links no Domain Realty Group page for them. Esplanade at Hacienda Lakes and Azure at Hacienda Lakes share Caymas's ZIP 34114; Naples Heritage and Naples Lakes Country Club sit in ZIP 34112.

Building years side by side

Every year built range comes from the same county roll. Caymas runs 2024 to 2025, while Naples Heritage runs 1997 to 2001 and Naples Lakes Country Club 2000 to 2004. A different year built brings different contracts, charges and insurance files, so compare the paperwork, not only the price.

Which names get confused with Caymas in Naples?

Caymas in Naples is easy to mix up with other things that share a word or a zoning district. A boat brand shares the Caymas name, and Seven Shores, the Aventine apartments and Hacienda Lakes are separate neighbors, so none of their sales, listings or records sit in any Caymas figure on this page.

The boat brand

A boat maker uses the word Caymas for its products, and web results for the bare word lean toward that brand. None of it is a Naples home. The community on this page is the East Naples one east of Collier Boulevard, on a former limerock quarry.

Seven Shores and Hacienda Lakes

Both are neighbors with their own plats, associations and records. The first sits south and east of Caymas under its own planned development and CDD, and the Hacienda Lakes communities are separate rows in the peer table above. A listing that carries one of those names is not a Caymas listing.

The Aventine apartments

The Aventine apartments stand in the same San Marino planned development zoning that covers Caymas, where 350 apartments stand. They are apartments, not single-family homes for sale, and they sit outside the Caymas plats and homesites.

How do you buy a home in Caymas, Naples, step by step?

Buying in Caymas, Naples takes four steps, and the paperwork differs by seller. A new home from Stock Luxury Homes or Pulte Homes runs on the builder's contract, while a resale runs on the seller's disclosure and the association's estoppel. Each step below names who holds the document and what to ask.

Step 1: set a search and compare builder inventory

Save a search and get new listings by email, then compare it with the builder's own list on the same day. Stock publishes its available homes on its website, and a builder-direct home can be missing from an MLS search. Ask before counting a Pulte home. For other new communities, see Naples new construction.

Step 2: read the builder contract or the resale disclosure

On a first sale from a builder, s. 190.048 puts a bold notice about district assessments just above your signature. On a resale, ask for the disclosure summary that s. 720.401 requires before the contract is signed. Then read the recorded declaration for the exact homesite.

Step 3: order the estoppel, inspections and CDD figures

Request the estoppel certificate early, because s. 720.30851 sets a 10 business day delivery window and caps the fee. Order a general inspection and, on a new home, a final inspection. Find the CDD line for your homesite width in the CDD table earlier on this page, then match it to the tax bill.

Step 4: insure and close

Collect wind and flood quotes before the inspection period ends. At closing, your lender's flood determination, the title commitment, prorated 2026 taxes and the estoppel figures settle the final numbers, and values reset when you buy.

How many Caymas homes are for sale right now?

In the October 29, 2026 export, Caymas listings stood at 8 active and 2 pending, and Stock's own website listed 10 available homes on November 1, 2026. Some builder homes never reach the MLS, so use both lists, and save a search to get new listings by email as they appear.

How long do Caymas homes take to sell?

Across 31 closings in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, the median sale to list was 95.8%, and the median was 78 days on market for the 23 closings that carry days. Builder closings carry no days on market, so read each listing's own history.

Who builds homes in Caymas?

Caymas homes come from two builders. Pulte Homes built on the 52 ft homesites of Phase 1 and Lido Isles, and Stock Luxury Homes, part of Stock Development, builds on the wider homesites. SD San Marino, LLC is the developer, and Stock Custom Homes is building models at The Peninsula, an enclave inside Caymas.

A base price comes before homesite premiums and options.

Does Pulte Homes still build in Caymas?

Pulte Homes built on Caymas's 52 ft homesites, but its Caymas page showed navigation only on November 1, 2026, so current plans and prices are not confirmed here. Four plans were carried from October 10, 2026, and the October 29, 2026 export lists a Pulte-plat home pending, so ask before assuming one is available.

How big are Caymas homes in Naples?

Caymas homes have a median county heated area of 2,658 sq. ft. on the 2026 roll, from 2,358 to 3,998. A separate measure, the October 29, 2026 export, gives a median MLS living area of 3,054 sq. ft. from listing-agent entries.

How many bedrooms do Caymas homes have?

Caymas listings in the October 29, 2026 export carry bedroom labels of 3, 3 plus den, 4, 4 plus den, 5 and 5 plus den. The 4 bedrooms plus den group holds the most rows with 19, and the 3 bedrooms plus den group follows with 11. These are listing-agent entries.

When were Caymas homes built?

Caymas homes on the 2026 county roll were built in 2024 or in 2025, counting each home's earliest residence row; sales began in early February 2024. Homes finished after the roll date show as homesites there. MLS rows show a 2026 year built on 14 listings, which are listing-agent entries.

Is the Caymas clubhouse finished?

Caymas had no confirmed open clubhouse in the sources checked on November 1, 2026. The developer's release of October 29, 2026 describes a clubhouse of about 30,000 sq. ft. scheduled by the developer to open in November 2026. Ask the association for its status and hours before you count on it.

What amenities does Caymas have?

Caymas lists a Sports Park with 8 pickleball courts, 6 tennis courts and bocce, which held its grand opening on February 14, 2026, plus a planned clubhouse. The CDD engineer's report also sets aside lakes and preserves. The association publishes no amenity hours, so confirm each before relying on it.

Is there a golf course in Caymas, Naples?

Caymas has no golf course, and this page makes no golf comparison with nearby communities. The recreation the sources describe is the Sports Park courts, a clubhouse scheduled by the developer for November 2026, and the lakes and preserves that the CDD engineer's report sets aside inside the district.

What are HOA dues in Caymas, Naples?

Caymas Master Homeowners' Association, Inc. dues are not published by the association (checked November 1, 2026). The developer's bond disclosure text estimated about $2,400 to $2,900 per residential unit a year, subject to change, while listing-agent entries in the October 29, 2026 export read much higher, so the association's own figure decides.

Is there a CDD in Caymas, Naples?

Yes, Caymas has the Caymas Community Development District, which bills homesites through a non-ad valorem assessment on the Collier County tax bill rather than a millage rate. The district issued Series 2024 and Series 2026 bonds, and no payoff figure is posted.

How much is the Caymas CDD charge by homesite?

In Assessment Area One, the 2026 county roll carries $2,654.00 on a 52 ft homesite and $3,886.18 on a 90 ft homesite, with a $269.77 county line added once a home stands. Phase 2 starts at $2,976.29 on a 62 ft homesite and runs higher on wider ones. The CDD table earlier on this page lists every width.

What are property taxes in Caymas, Naples?

Caymas parcels share Collier County millage area 39, at 10.3696 mills for 2026. The median 2026 total bill on the 152 homes was $17,419.29 on the county roll, which includes the CDD line and resets at purchase, so treat it as context rather than a quote for any home.

Which fire district serves Caymas?

Caymas is served by the Greater Naples Fire Rescue District, which carries 2.0000 mills of the 2026 county rate. The fire district appears as its own line among the county's 10 authority lines, and the same rate applies to every Caymas parcel. Call 911 in an emergency.

What flood zone is Caymas in?

On FEMA's February 8, 2024 maps, most Caymas residential address points fall in Zone AH, with others in Zone X, Zone AE and shaded Zone X, and FEMA fill letters change the picture lot by lot, so the zone varies by lot. Your lender's flood determination for the exact address decides.

What evacuation zone is Caymas in?

Caymas sits in Collier County evacuation Zone D on the county's evacuation map. An evacuation zone and a flood zone are separate maps, so one does not answer the other. Check the county map for the exact address before storm season.

Which schools are assigned to Caymas addresses?

Collier County Public Schools' address lookup of October 10, 2026 assigned Caymas addresses to Lely Elementary, Manatee Middle and Lely High, with 2026 state grades of A, A and B. Assignment follows the exact street address and can change, so confirm with the district before relying on it.

How far is Caymas from downtown Naples and the airport?

Caymas is 9.3 route miles from Fifth Avenue South in downtown Naples and 35.2 route miles from Southwest Florida International Airport, by the Domain Realty Group route table (free-flow, measured from the Caymas gate). The route table lists no travel times, and this page gives none; test the route at the hour you plan to travel.

Can you rent out a home in Caymas?

Caymas lease terms, minimum lease length and rental rules are not published by the association (checked November 1, 2026), so read the recorded declaration before assuming a home can be leased. Collier County also requires short-term rental registration, and that registration does not override the declaration.

When do Caymas owners take control of the association?

Caymas owners take control in a step set by s. 720.307. The board majority passes to owners other than the developer three months after those owners hold title to 90 percent of the parcels across every phase, and lots a builder buys for resale homes do not count. The association has not posted a date.

How does Caymas compare with nearby communities?

Caymas appears beside eight nearby single-family communities in the county peer table earlier on this page, where each row shows its year built range, sale count and median or prices. The table ranks nothing, because builders, lots, associations and CDDs differ, so read each community's own row.

Is Caymas the same as Seven Shores or Hacienda Lakes?

No. Caymas is a separate community from both neighbors in the question, with its own five county plats, its own CDD and its own builders. Esplanade at Hacienda Lakes and Azure at Hacienda Lakes appear in the peer table as separate rows, and none of those neighbors' records feed a Caymas figure here.

What does a buyer need before making an offer in Caymas?

A Caymas buyer needs a pre-approval letter, the builder contract or the resale disclosure summary under s. 720.401, the CDD figure for the exact homesite, an estoppel certificate under s. 720.30851, inspections and the lender's flood determination for the address. Gather them before an offer.
