Key takeaways for Arboretum buyers in Naples

Arboretum in Naples is a fully built condominium, and these eight figures cover its units, sales, costs, flood facts and plans in one view. Every figure is dated and sourced in the sections below, and today's listings sit in the search links under the next heading.

  • Arboretum has 244 condominium units in 48 buildings on Arboretum Circle in ZIP 34112, all Mattamy coach homes, per the 2026 Collier County roll.
  • Residence years run from 2019 to 2025 with a median of 2022, and the roll still lists 3 units to Mattamy.
  • Collier County recorded 13 qualified sales in the 12 months to August 31, 2026 at a $495,000 median: 5 first sales of a unit at $472,500 and 8 resales at $496,000.
  • Those 13 sales equal 5.3 percent of the 244 units in 12 months.
  • There is no CDD, every unit carries one $269.77 non-ad valorem line at 12.3696 mills, and one condominium association, Arboretum Condominium Association, Inc., governs all 244 units; its fee is not published by the association; the estoppel certificate states it.
  • Mattamy's four plans match MLS living areas of 1,341 to 1,721 square feet in the October 29, 2026 export.
  • FEMA's effective flood map, panel 12021C0582J (effective February 8, 2024), places both Arboretum points checked in Zone AE, with base flood elevations of 8 and 9 feet (as carried from the October 21, 2026 check); the zone and elevation can vary by building, and the flood determination and elevation certificate for the exact building govern.
  • Mattamy lists a gated entry, a pool and spa and a fitness center, and Arboretum has no golf course; Naples Botanical Garden is a neighbor.

What Arboretum condos are for sale in Naples right now?

The searches below show every Arboretum listing in Naples filed in the Southwest Florida MLS, held to the community by its MLS name and a map box. The price bands follow the 13 recorded sales of the last 12 months. Because Mattamy has few units left, resales now make up most of the market.

Listings come from the Southwest Florida MLS through our search and change daily.

Listings by price band

The three price links split the search the way the county record splits the last 12 months of sales. Under $500,000 is where 8 of the 13 recorded sales traded, at $399,000 to $497,000. The $500,000 to $600,000 link covers the 4 sales at $500,000 to $560,300. The $600,000 and above link covers the single $600,000 sale; the 24-month county top was $764,200. The bands describe where sales landed, not which plan or floor a listing has.

New on the market in the last 30 days

The 30-day link filters the same Arboretum search to listings whose days-online count is 30 or fewer. A new listing here can be a resale from an owner or one of the last units from Mattamy, and the listing remarks usually say which. Check this link often if you are watching for a particular plan.

Resales and the builder's last units

Of the 13 qualified county sales in the 12 months to August 31, 2026, 8 were resales (see "What have Arboretum condos sold for in Naples since 2019?"). Mattamy is down to a small final tail of units, covered under "Is Mattamy still selling new coach homes at Arboretum in Naples?" A resale comes with a recorded sale history that a first sale from the builder does not have.

What the MLS calls Arboretum

All 27 rows in the October 29, 2026 export carry the Development name ARBORETUM and the same MLS subdivision value, in ZIP 34112. Our search uses that subdivision label together with a map box around the community, so a listing filed under another name inside the box can be missed, and a listing filed as Arboretum elsewhere is held out. A bounding box is not a boundary, which is why a listing's own address and remarks matter.

What a search cannot filter

The MLS files on hand carry no floor-level field, no garage count and no view field for Arboretum, so none of the five links filters on them. A first-floor end unit, a second-floor coach home and a lake or Garden-side exposure all look the same in a price search. Read each listing and the unit's floor plan, and ask for the details before you tour.

Turnover: 13 of 244 units in 12 months

Thirteen qualified improved sales on 244 units in the 12 months to August 31, 2026 is 5.3 percent of the community. The figure counts recorded sales, not distinct owners, and it includes first sales from Mattamy as well as resales. It shows how many of the 244 units changed hands in a year, which bears on how often a specific plan on a specific floor comes up.

Arboretum in Naples is 244 condominium coach-home units by one builder, in 48 buildings of two, four or six units, with residence years from 2019 to 2025 and a median of 2022. The 2026 county roll lists every unit as a condominium parcel, with no vacant land and no rebuilds.

244 condominium units, one builder

Every one of the 244 parcels is a condominium unit under the legal name Arboretum, A Condominium, and every one sits on Arboretum Circle in ZIP 34112. Mattamy sells them as coach homes, and this page uses the words coach homes, condos and units for the same thing. The 2019 release also named two paired villa models, Captiva II and Sandbar; whether any was built is not established. Every home here is a condominium unit. Other Naples communities are listed on our Naples communities page.

48 buildings of two, four or six units

The roll groups the units into 48 buildings: 28 buildings of six units, 18 of four and 2 of two, which is 168 + 72 + 4 = 244 units. The recorded declaration, not the roll, sets what the association maintains in each building.

Units by residence year, 2019 to 2025

Residence year Units
2019 18
2020 38
2021 28
2022 50
2023 62
2024 30
2025 18

Each building carries a single residence year. The table sums to 244, and 2023 is the largest residence year at 62 units.

One- and two-level coach homes

Mattamy lists 1 to 2 stories for Arboretum in its "Stories" line. Its unit pages place the Carmel plan on the first floor as an end unit and the Seabright plan on the second floor; the other two plans state no level. Plan detail is under "What floor plans and sizes does Arboretum in Naples offer?"

Units the builder still holds

The 2026 roll lists 3 units to Mattamy's entity, and 241 of the 244 units have had a recorded first sale. The builder's own count of remaining homes is covered under "Is Mattamy still selling new coach homes at Arboretum in Naples?" Both figures come from different sources and are not reconciled here.

No land and no rebuilds on the roll

The county file shows 0 vacant-land sales since 2017 and 0 sales followed by a newer residence on the same parcel. Arboretum is fully built, so the choice is among existing units, not sites, and nothing on the roll suggests a unit is replaced after it sells.

Homestead exemptions

The 2026 roll shows a homestead exemption on 100 of the 244 units, or 41.0 percent. That is a county tax fact about the exemption and says nothing about how any owner uses a unit. A buyer's own exemption is a separate filing, covered with the tax bill in the property taxes section of this page.

What have Arboretum condos sold for in Naples since 2019?

Collier County recorded 13 qualified sales of Arboretum condos in Naples in the 12 months to August 31, 2026, at a $495,000 median. That was 5 first sales of a unit at $472,500 and 8 resales at $496,000, so the median reflects which kind of sale closed, not a market direction.

Data updated: October 2026. The county figures run through August 31, 2026, the last fully qualified month, and use county use code 4 (condominium).

Window Sales Median Range
12 months to August 31, 2026 13 $495,000 $399,000 to $600,000
of which first sales of a unit 5 $472,500 $410,000 to $600,000
of which resales 8 $496,000 $399,000 to $535,000
Prior 12 months (to August 31, 2025) 37 $529,800 $445,000 to $764,200
of which first sales of a unit 33 $529,000 $445,000 to $764,200
of which resales 4 $597,500 $500,000 to $610,000
24 months to August 31, 2026 50 $512,500 $399,000 to $764,200
36 months to August 31, 2026 86 $529,400 $399,000 to $765,900

The 12 months to August 31, 2026

We tracked every qualified sale the county recorded at Arboretum since the first one in 2019, and the windows here end on August 31, 2026 because that is the last month the county file holds in full. The 13 sales ranged from $399,000 to $600,000. With 13 sales, the median is the seventh price in order.

First sales of a unit and resales

A first sale of a unit means the first qualified improved sale of that unit on the county file since 2017; the roll does not label a seller as a builder, so this is a reading of the file. In the latest 12 months there were 5 first sales at $472,500 and 8 resales at $496,000. In the prior 12 months there were 33 first sales at $529,000 and 4 resales at $597,500.

The prior 12 months: 37 sales at $529,800

The 37 sales in the 12 months to August 31, 2025 ranged from $445,000 to $764,200. Set the two windows side by side and the difference is in what sold: the prior 12 months held 33 first sales and 4 resales, and the latest 12 held 5 first sales and 8 resales, as the last buildings sold out. A median from a different mix of sales is not the same measurement.

24 and 36 months: 50 at $512,500 and 86 at $529,400

Longer windows smooth the mix. The 24-month window holds 50 sales at a $512,500 median, and the 36-month window holds 86 at $529,400. Both counts are even, so each median is the midpoint of the two middle sales. The 24-month median is the price used for the worked cost example in "What does an Arboretum condo in Naples cost to own and close on?"

A 12-month price ladder

The 13 sales in order were $399,000; $410,000; $459,000; $460,000; $471,000; $472,500; $495,000; $497,000; $500,000; $510,000; $535,000; $560,300; and $600,000.

Band Sales Prices Median
Below $500,000 8 $399,000 to $497,000 $465,500
$500,000 to $560,300 4 $500,000, $510,000, $535,000, $560,300 $522,500
$600,000 1 $600,000, the top of the window one sale, no median

Each of the two bands with several sales has an even count, so each median is the midpoint of the middle pair. The $600,000 sale stands alone and is listed, not averaged.

Sales by year, 2019 to 2026

Year Sales Median Range
2019 1 one sale: $376,900
2020 42 $353,550 $320,000 to $437,700
2021 34 $378,600 $309,600 to $605,000
2022 48 $447,000 $341,000 to $758,200
2023 71 $594,200 $455,400 to $794,900
2024 36 $543,750 $462,200 to $764,200
2025 29 $515,000 $399,000 to $750,000
2026 to August 31 9 $495,000 $410,000 to $535,000

Most sales in 2020 to 2024 were the first sale of a unit. The county file counts units with a first sale: 2 in 2019, 42 in 2020, 33 in 2021, 40 in 2022, 65 in 2023, 32 in 2024, 25 in 2025 and 2 in 2026, so each year reflects which buildings and plans Mattamy closed that year. The first-sale series counts units and the sales table counts recorded sales, so the two are read side by side, not subtracted. Vacant-land sales are 0 in every year.

Why the annual line needs its counts

With 29 to 71 sales in each full year from 2020 to 2025, the median moves with which buildings, plans and sellers happen to be in the year. The 2019 row is one sale and the 2026 row is nine sales in eight months, so neither is a trend. Read every median beside its count, and compare like with like: a first sale with first sales, a resale with resales.

What one building's sales do not tell you

Among the seven buildings with three or more sales in the 24-month window, the medians of individual buildings run from $459,000 to $655,200. Plan, floor and garage differ inside a building, so one neighbor's price tells you what that unit sold for, not what yours is worth. A resale on a specific floor plan is a better match than a building average.

What does the MLS show about Arboretum in Naples?

In the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, Arboretum in Naples shows 13 closings at a $497,000 median and $337.84 per MLS living square foot, a median of 98 days on market, and 10 active and 4 pending listings at the export date.

Data updated: October 2026. The export holds 27 Arboretum rows, and every figure below is an agent-entered field as of October 29, 2026.

Status Rows Price MLS living area (square feet) Days on market
Closed 13 Sold median $497,000, $399,000 to $550,000 Median 1,446, 1,341 to 1,721 Median 98
Active 10 List median $517,500, $495,000 to $549,700 Median 1,463, 1,341 to 1,827 Median 113
Pending 4 (2 pending, 2 with contingencies) Not printed Not tabulated Not tabulated

13 closings in the October 29, 2026 export

The 13 closings are dated December 2025 to October 2026. Their sold median is $497,000 and the range is $399,000 to $550,000, against a list median of $515,000. Thirteen is odd, so the median is a single sale, the seventh in order.

Price per MLS living square foot

Sold price divided by MLS living area gives a median of $337.84 per MLS living square foot across the 13 closings, with a range of $277.03 to $356.15. MLS living area on those closings has a median of 1,446 square feet, from 1,341 to 1,721. These are the October 29, 2026 export's figures only; the county record carries no usable size, so this page does not split a per-foot by building or plan.

Days on market and sold to list

The median closing took 98 days on market, from 13 to 302. One of the 13 closed in 30 days or fewer, and 7 of 13 took 90 days or more. The median sold-to-list ratio is 96.23 percent, and 1 of the 13 closed at or above its list price. Long days on market inside a small sample show how few units trade, not how any one unit will behave.

Bedroom and design fields

Among the 13 closings, listing agents entered the bedroom field as "2 Bed" on 6, "2+Den" on 5 and "3 Bed" on 2. Across all 27 rows, the Building Design field reads "Low Rise (1-3)" on 16 and "Villa Attached" on 11, and the year built field runs from 2019 to 2025. These are agent entries, not product definitions; the unit's floor plan is the check.

Active and pending at the export date

As of the October 29, 2026 export there were 10 active listings, with a list median of $517,500 from $495,000 to $549,700, an MLS living area median of 1,463 square feet (1,341 to 1,827) and a median of 113 days on market. Four listings were pending, 2 pending and 2 pending with contingencies. The search widgets above show today's listings.

The MLS fee field

The MLS carries an agent-entered fee field for most Arboretum rows, but that is not an association figure, and the association does not publish its fee. What the field means, and what the estoppel certificate shows, is under "What are Arboretum condo fees in Naples, and what do they cover?"

How the MLS and county counts compare

The MLS shows 13 closings at a $497,000 median to October 29, 2026, and the county shows 13 qualified sales at $495,000 to August 31, 2026. They are different windows and different counting rules: the county counts the first qualified improved sale of a unit, some of which never reach the MLS, while the MLS counts closings that agents entered. The two sets of 13 are not the same 13.

What the MLS files do not hold

The MLS files every Arboretum unit under one Development name, ARBORETUM, in ZIP 34112; the S525 harvest of September 3, 2026 carried only price and date, so this page uses the October 29, 2026 export for size, days on market and fee fields. The files on hand do not hold floor level, view, garage count or lease and pet remarks, and they stop at the export date.

Where is Arboretum in Naples, and how does it relate to Naples Botanical Garden?

Arboretum sits on Arboretum Circle at the Bayshore Drive and Thomasson Drive corner in unincorporated East Naples, ZIP 34112, beside Naples Botanical Garden. It is a residential condominium built by Mattamy Homes. The Garden is a separate nonprofit with its own entrance, so a buyer searching the shared name should keep the two apart.

Arboretum Circle at Bayshore Drive and Thomasson Drive

Every Arboretum address is on Arboretum Circle, which serves the community's 48 buildings off the Bayshore Drive and Thomasson Drive corner. The legal name of the condominium is Arboretum, A Condominium. Naples Botanical Garden's own directions say to take Bayshore Drive south 1.5 miles from US 41 to the roundabout at Thomasson Drive. Mattamy describes Arboretum as under 4 miles from Fifth Avenue South, which is the builder's statement and not a measured route.

ZIP 34112 in unincorporated East Naples

All 244 units carry ZIP 34112 and sit in unincorporated Collier County, outside any city limits, in millage area 63 on the 2026 roll. Zoning, permits and the tax roll therefore run through the county. The tax side is explained under "What are property taxes on an Arboretum condo in Naples?". For the wider ZIP, the Naples condos for sale page and the Naples communities index place Arboretum beside the other East Naples options.

Naples Botanical Garden next door

Naples Botanical Garden is at 4820 Bayshore Drive, at the corner of Bayshore and Thomasson. As the Garden published on October 31, 2026, it is open from 9 a.m. to 5 p.m. daily with Member entry from 8 a.m. Adult admission is $27, Members enter free, and an individual membership starts at $95 a year. Collier Area Transit routes 13 and 14 serve the Garden. No source reached says an Arboretum owner receives any Garden benefit, so the Garden is a neighbor and not an amenity.

Arboretum is not the Garden

A search for arboretum naples fl tends to return Garden pages ahead of a residential community, which is why this page says Naples at every turn. Arboretum has its own owners' body, Arboretum Condominium Association, Inc., its own gated entry and its own county parcels. The Garden is a botanical garden run by a separate nonprofit. This page covers the condominium only.

Botanical Place, the 2006 condominium beside it

Botanical Place is a separate condominium next to Arboretum. Its units date to 2006, and it has its own association, so what one community shows tells a buyer nothing about the other. Botanical Place appears by recorded sales in the peer table under "Where do Arboretum prices sit among nearby East Naples condominiums?". Here it is named only so the two are not confused.

What floor plans and sizes does Arboretum in Naples offer?

Arboretum in Naples has four coach-home plans in Mattamy's current catalog: Delmar, Carmel, Seabright and Oceangrove, at 1,341 to 1,721 square feet by Mattamy's figures. Each figure matches an MLS living area in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, and four other MLS sizes carry no current plan name.

The table pairs each Mattamy plan figure with an exact size match between Mattamy's plan figure and the MLS living area in the October 29, 2026 export. Starting prices are as Mattamy listed them on October 31, 2026; a starting price is a base before options and is not a recorded sale.

Plan Mattamy beds and baths Garage (Mattamy) Level (Mattamy unit pages) Mattamy's plan figure and MLS match (square feet) MLS rows and bedroom field Starting from
Delmar 2 bed, 2 bath 1-car Not stated by the builder 1,341 3 rows, all "2 Bed" $542,990
Carmel 2 bed, 2 bath 2-car First-floor end unit 1,406 4 rows, all "2 Bed" $633,990
Seabright 2 bed, 2 bath 1-car Second-floor coach home 1,480 3 rows, all "2 Bed" $571,990
Oceangrove 2 bed, 2 bath 2-car Not stated by the builder 1,721 5 rows: "3 Bed" on 3, "2+Den" on 2 $686,990

Delmar: 1,341 square feet, 1-car garage

Mattamy lists the Delmar as a 2 bedroom, 2 bath coach home with a 1-car garage, and the builder does not state which floor it occupies. The October 29, 2026 export carries 1,341 square feet of MLS living area on 3 rows, all with "2 Bed" in the bedroom field. Two of those rows closed, at $399,000 and $472,500. With n of 2, those are listed and not averaged.

Carmel: 1,406 square feet, first-floor end unit

Mattamy's Carmel unit page calls the plan a first-floor end unit with a 2-car garage and a screened, covered lanai. The October 29, 2026 export shows 1,406 square feet of MLS living area on 4 rows, all "2 Bed". Two closed, at $459,000 and $495,000. Carmel is one of only two plans for which the builder states a floor.

Seabright: 1,480 square feet, second-floor coach home

Mattamy's Seabright unit page describes a second-floor coach home with a 1-car garage and a screened, covered balcony and deck. The October 29, 2026 export has 1,480 square feet of MLS living area on 3 rows, all "2 Bed". Two closed, at $410,000 and $500,000. Mattamy's own FAQ says two of the three coach homes it still lists are Seabrights.

Oceangrove: 1,721 square feet and a disputed bedroom count

Mattamy lists 2 bedrooms and 2 baths and a 2-car garage for the Oceangrove, and does not state its floor. Listing agents entered 3 bedrooms on three of the five 1,721-square-foot rows and 2 plus a den on two; the floor plan of the specific unit settles it. One of the five rows closed in the October 29, 2026 export, at $550,000, an n of 1 that says little on its own.

Sizes with no current plan name

Four MLS living areas have no current Mattamy plan name. The 2019 release also named two paired villa models, Captiva II and Sandbar, and a 2019 size range of 1,341 to 1,721 square feet; whether any paired villa was built is not established. A match is not established for these sizes; the listing and the unit's floor plan settle it.

1,712 2 "3+Den" on 1, "3 Bed" on 1 1 closing at $535,000

Mattamy's starting prices on October 31, 2026

Mattamy's catalog on October 31, 2026 shows starting prices from $542,990 to $686,990 across the four plans, as the table above lists them. These are marketing figures for a base home before options. This page sets them against no county or MLS sale; the recorded sales sit under "What have Arboretum condos sold for in Naples since 2019?".

What a plan name does not tell you

A plan name fixes the builder's layout and size figure. It does not tell a buyer the floor, the view, the options chosen, the windows as built or the roof. Mattamy publishes none of those for the completed units. The checks that fill the gap are under "What should a buyer check on an Arboretum condo in Naples built 2019 to 2025?".

Is Mattamy still selling new coach homes at Arboretum in Naples?

Mattamy Homes lists Arboretum in Naples as "Final Opportunities" as of October 31, 2026, and its FAQ names only three coach homes remaining. Personalization is closed and tours are by appointment. Most Arboretum purchases are therefore resales; for builders still active elsewhere, see our page on newly built homes across Naples.

Three coach homes remaining on Mattamy's page

Mattamy's FAQ says three coach homes remain, two Seabrights and one Oceangrove, at 1,480 to 1,721 square feet as Mattamy lists them. Its community page shows two quick move-in homes. The county roll lists 3 units to Mattamy; those units are described under "What kinds of homes are in Arboretum, Naples?". The three counts come from three sources, and this page prints each as its source states it, without reconciling them.

Tours by appointment only

Mattamy's FAQ says the sales gallery is no longer open and tours are by appointment. Personalization is also closed, which means the remaining homes are complete and a buyer chooses among them as built. Anyone who wants to see a builder-held home should expect to book a time through Mattamy and not drop in.

What buying from the builder involves

A purchase from Mattamy is a contract with the builder, and Mattamy says builder warranty coverage applies with its periods given during purchase. The years are not stated on any page reached. A buyer asks for the warranty document before signing and reads what it covers, what it excludes and whether it transfers on a later sale.

First sales of a unit in the county record

The county file counts the first qualified sale of a unit separately from resales. Five of the 13 recorded sales in the latest 12 months were first sales; the full split is under "What have Arboretum condos sold for in Naples since 2019?". That is a count of what closed, and it is not a statement of what Mattamy still holds.

Summerlit is a separate Mattamy community

Mattamy points Arboretum shoppers to its newer Naples community in ZIP 34114. That community is a different one, and nothing on this page describes it beyond its name.

What amenities come with an Arboretum condo in Naples?

Arboretum in Naples has a gated entry, a community pool and spa, a fitness center, a firepit social area, a covered cabana, a BBQ grilling area, a covered social terrace, a dog park and landscaped sidewalks, per Mattamy's page. Mattamy says the monthly fee supports them. Arboretum has no golf course.

The fee itself is covered under "What are Arboretum condo fees in Naples, and what do they cover?".

Amenity Mattamy wording Not published
Gated entry "Gated entry" How the gate is operated; the guest procedure
Pool and spa Community pool and spa Hours, rules, guest policy
Fitness center Fitness center Hours, size, equipment
Firepit social area Firepit social area Hours, rules
Covered cabana Covered cabana "with fan-cooled seating" Rules for use
BBQ grilling area BBQ grilling area Rules for use
Covered social terrace Covered social terrace Rules for use
Dog park "Paw park" Hours, rules
Landscaped sidewalks Landscaped sidewalks Which areas are common elements

Pool and spa

Mattamy lists a community pool and spa, and its FAQ calls it a "resort-style pool and spa". That phrase is the builder's, not this page's. Pool hours, pool rules and the guest policy are not published, so a buyer asks the association for them before relying on the pool for visitors.

Fitness center and the clubhouse

Mattamy's 2019 release promised a clubhouse with a fitness center, and today's amenity list names the fitness center. Hours, equipment and the size of the room are not published. Whether the fitness center sits in a clubhouse building is not stated in the current list, so a buyer asks to see it.

Firepit, cabana, terrace and grilling area

Mattamy lists a firepit social area, a covered cabana with fan-cooled seating, a BBQ grilling area and a covered social terrace. No source gives their size, location inside the community or rules for use. These are shared spaces, and the association sets the terms for them.

The dog park

Mattamy calls the dog park a "paw park". It is the one place where the amenity list touches pets. The rules on pets themselves are in the recorded declaration, not in any public source, and they are taken up under "What leasing, pet and vehicle rules apply at Arboretum in Naples?".

The gated entry

Mattamy lists a gated entry. How the gate is operated is not published: ask the association for the gate and guest procedure before you rely on any description of it. No source reached describes the gate's type or hours of operation, and this page does not guess at either.

What Arboretum does not have

Arboretum has no golf membership, and no source lists a marina, a dock or a beach club among its amenities. Naples Botanical Garden is a neighbor and not an amenity, and no source says owners get Garden access.

What should a buyer check on an Arboretum condo in Naples built 2019 to 2025?

Arboretum units in Naples date from 2019 to 2025, and Mattamy publishes no roof, shutter or wall-construction specification, so the permit file, the association's records, the elevation certificate and the inspection decide. On a condominium the association, not the unit owner, normally maintains and insures the building; confirm that in the declaration.

Item What the record shows What to ask
Windows Mattamy's 2019 release: "impact windows on select plans" Which windows this unit has; the permit set
Roof and shutters Not stated by any source reached The roof date and type; any wind mitigation report
Garage Mattamy garage counts by plan, in the plan table above The assigned spaces and storage under the declaration
Lanai or balcony Mattamy: on all plans Whether it is screened and covered; who maintains it
Warranty Coverage with periods given during purchase Any remaining coverage and its transfer terms
Elevation certificate Not published for the building A copy for the exact building
Repairs Declaration splits unit and common elements Which repairs are the owner's

Windows and storm protection

Mattamy's 2019 release says "impact windows on select plans", which does not say which plans or which units. Today's Mattamy pages say nothing on shutters or roof type. A buyer asks for the permit set and a wind mitigation report on the specific unit and does not assume that a plan name carries impact glass.

Garage, parking space and storage

Mattamy assigns a 1-car garage to the Delmar and Seabright and a 2-car garage to the Carmel and Oceangrove, as the plan table above shows. What the declaration assigns for guest parking and storage is not published. The listing and the declaration confirm the garage for the exact unit.

Lanai or balcony

Mattamy says every plan has a lanai or balcony. The Carmel page calls its lanai screened and covered, and the Seabright page calls its balcony screened and covered with a deck. Whether the owner or the association maintains the screens and the surface is a declaration question.

Builder warranty on a recent unit

Mattamy's warranty periods are not stated on any page reached, so a resale buyer cannot tell from the public record whether a 2024 or 2025 unit still has coverage. Ask the seller for the warranty document, the date coverage began and whether it transfers to a resale buyer. The document settles it.

Elevation certificate for the building

Flood zone, base flood elevation and insurance are covered under "Is Arboretum in Naples in a flood zone, and how do storms and insurance work there?". For this checklist, ask the seller for the elevation certificate of the exact building and give it to your insurance agent and lender early.

Which repairs are the owner's

A condominium declaration divides unit elements from common elements, and the division decides who pays for windows, doors, lanai screens and plumbing inside the walls. That division is not published for Arboretum. Ask before the inspection deadline, or contact us and we will help you request the declaration and rules.

What is near Arboretum in Naples, and which schools and services serve it?

Arboretum in Naples sits in the Bayshore district, where a 17-acre CRA-owned boardwalk corridor north of Naples Botanical Garden opened in February 2026 and the Bayshore CRA is soliciting offers on three outparcels. Public schools, hospitals and services are named below by address, without computed distances.

The Bayshore boardwalk to Sugden Regional Park

Per Naples Botanical Garden's January 28, 2026 post, a 17-acre CRA-owned corridor lies just north of the Garden's Bayshore Drive campus, between Lunar Street and Jeepers Drive. It has a 15 by 500 foot promenade fronting Bayshore Drive and a boardwalk of about 1,500 linear feet heading east toward Sugden Regional Park. It opened February 26, 2026, as carried from local reporting. Check current conditions and the route on the ground.

What the Bayshore CRA is planning

The Bayshore Gateway Triangle CRA was created in 2000 by the county commission and updated its plan in 2019. Its legal notice says that on July 14, 2026 it authorized an invitation to negotiate, solicitation 26-8663, for three CRA-owned outparcels on Bayshore Drive next to the boardwalk. The CRA also lists the 17 Acre Cultural Arts Village Site, stormwater projects and the Master Pump Station 306 renovation. This page does not say what will be built.

Celebration Park and Bayshore Drive

Celebration Park, at 2880 Becca Avenue, hosts food trucks and live music, offers free on-site parking and has boat access at Haldeman Creek. It is closed Mondays, and its hours, as published October 31, 2026, change on event nights. Along the same Bayshore Drive and Thomasson Drive corridor, Isles of Collier Preserve is the Minto community with its own page on this site.

Fifth Avenue South, shopping districts and the Gordon River Greenway

Fifth Avenue South in Old Naples is the dining and shopping district; the builder's distance statement for it is under "Where is Arboretum in Naples, and how does it relate to Naples Botanical Garden?". Coastland Center is at 1900 Tamiami Trail North and Waterside Shops at 5415 Tamiami Trail North. The Gordon River Greenway is a 140-acre park with about 2.5 miles of trails, open 6:30 a.m. to 10 p.m. daily. For groceries, Publix stores on the US 41 corridor and Davis Boulevard serve this side of Naples; check the route from the unit.

Public schools and state grades

Avalon Elementary, Gulfview Middle and Naples High, per the district's address lookup run October 21, 2026 for the community's sales-gallery address (as carried); confirm the exact address with the district's school zone locator. Assignments follow addresses and can change by year. The grades below are the state grades as carried from the district's 2026 accountability figures.

School Address 2025 grade 2026 grade
Avalon Elementary 3300 Thomasson Drive B B
Gulfview Middle 255 6th Street South A A
Naples High 1100 Golden Eagle Circle A A

Hospitals and fire and rescue

NCH Baker Hospital Downtown, at 350 7th Street North, and Physicians Regional Medical Center, at 8300 Collier Boulevard, are named here by address only. This page gives no distance, wait time or designation for either. East Naples is served by the Greater Naples Fire Rescue District (as carried); confirm the district on the tax bill.

Water, sewer and trash

Mattamy states that the monthly fee includes potable water and sewer service, and the utility provider for Arboretum is not confirmed, so ask the association. The county's solid waste charge of $269.77 appears on every unit's tax bill, and "What are property taxes on an Arboretum condo in Naples?" explains it. For more Naples options along this corridor, start from the Naples hub.

Who governs Arboretum in Naples, and do condo inspection laws apply?

Arboretum in Naples has one governing body, Arboretum Condominium Association, Inc., a Chapter 718 condominium association filed May 9, 2019 (as carried), with no CDD and no public website or named manager found. Florida's milestone inspection and structural reserve rules reach buildings of three or more habitable stories, and Mattamy Homes lists 1 to 2.

Law Test Arboretum effect
s. 553.899, milestone inspection A condominium building of three or more habitable stories Mattamy's "Stories" line is 1 to 2, so the inspection is not expected to apply (inferred)
s. 718.112(2)(g), structural integrity reserve study Each building of three habitable stories or higher Same story count, so the study is not expected to apply (inferred)
s. 718.112(2)(f), reserves Reserves for the association's major components Still applies; ask for the current budget
s. 718.503, resale disclosure A resale buyer may cancel within 7 days of receiving the current governing documents Applies to a resale at Arboretum
s. 718.116(8), estoppel Certificate due within 10 business days of a request Applies; see the fees section below
HB 1021 (2024) and HB 913 (2025, chapter 2025-175, effective July 1, 2025) Changes to inspection, reserve, disclosure and records rules Disclosure and records parts reach any Florida condominium; the structural parts follow the story test

Arboretum Condominium Association, Inc.

The association is a Florida not-for-profit corporation filed May 9, 2019, according to the state business-entity record as carried in our research. The condominium itself is named Arboretum, A Condominium, on Mattamy's community page, read October 31, 2026. Chapter 718 of the Florida Statutes governs it, so the declaration, bylaws, budget and estoppel certificate are the documents that bind an owner.

No public source reached names the company that manages the association. This page names none and prints no officer, board member or registered agent. The management office's name is on the estoppel, and a buyer can ask for it when ordering one.

No CDD on any of the 244 tax bills

The 2026 Collier County roll shows no community development district line on any of the 244 units. A CDD is a special-purpose local government that can bill owners on the county tax bill, so its absence means one fewer taxing body to read. The only non-ad valorem amount on the roll is the county's solid waste charge, which the section "What are property taxes on an Arboretum condo in Naples?" sets out.

No public website or document portal found

A search on October 31, 2026 for an Arboretum association website, rules page or recorded declaration returned unrelated Florida condominium material, brokerage listings and the documents of a separate association in ZIP 34110. None of it is Arboretum's, and nothing from it is used here.

Every rule and fee therefore reaches a buyer through documents the seller, the listing agent or the association supplies. The section "What leasing, pet and vehicle rules apply at Arboretum in Naples?" lists the questions.

Milestone inspections and structural reserve studies

Florida requires a milestone inspection under s. 553.899 and a structural integrity reserve study under s. 718.112(2)(g) for condominium buildings of three or more habitable stories. Mattamy's community page lists the product as 1 to 2 stories, and residence years run 2019 to 2025, so neither requirement is expected to reach the 48 buildings. That conclusion is inferred from builder marketing.

To settle it, ask the association for the story count of the specific building and whether any building appears on a county milestone list. The county's list is a government record we did not open for this page.

Reserves still apply

Section 718.112(2)(f) requires reserves for major components, and a newer building still has a budget that either funds them or does not. A low-rise condominium can be exempt from a structural study and still carry a roof, paint and paving schedule that the budget has to pay for. Ask for the current budget and the most recent reserve schedule before you offer.

2024 and 2025 condominium law changes that reach every Florida condo

Two recent bills changed condominium law: HB 1021 in 2024 and HB 913 in 2025 (chapter 2025-175, effective July 1, 2025). Their disclosure and records provisions reach any Florida condominium, including a 2019 to 2025 low-rise. Their structural provisions follow the three-story test above.

One change shows up in a buyer's paperwork: a contract signed after December 31, 2024 carries a conspicuous milestone and structural reserve statement under s. 718.503. We have not re-verified the bills' other details for this page, so none is printed.

What are Arboretum condo fees in Naples, and what do they cover?

Arboretum condo fees in Naples are not published by the association, so the amount comes from the estoppel certificate and the budget. Mattamy states the monthly fee includes lawn care, potable water, sewer service and shared amenities, and the MLS fee field shows $654 a month ($7,848 a year) on 25 of 27 rows in the October 29, 2026 export.

Source Figure Date Label
The association or any recorded document reached Not published Searched October 31, 2026 Unverified
Mattamy's Arboretum FAQ No figure; inclusions listed Read October 31, 2026 Builder statement
The MLS fee field $654 a month, $7,848 a year in the annual fee field, on 25 of 27 rows The October 29, 2026 export Agent-entered, supporting only
The estoppel certificate The exact current amount and any assessment On request, under s. 718.116(8) The governing figure

Not published by the association

We tracked the public record for an association website, fee schedule or rules document through October 31, 2026, and found none. The search covered the open web, Mattamy's community pages, the statute text and the MLS fields. No source reached states a monthly amount for Arboretum on the association's behalf.

For a buyer the amount is not published by the association; the estoppel certificate states it. Treat any figure on a brokerage page, a portal or an AI answer as a lead to check, not a fee.

What Mattamy says the fee includes

Mattamy's FAQ says the monthly fee includes lawn care, potable water and sewer service, plus the maintenance and operation of shared community amenities and common areas. It tells buyers to contact its sales team for the current amount and gives none.

No source reached states the scope of the master insurance policy and its deductibles, reserves, cable or internet service, exterior and roof upkeep, or pest control. Each is a question for the estoppel and the budget. Solid waste is billed by the county on the tax bill, not through the association; see the taxes section below.

The MLS fee field

The Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, carries one identical monthly fee entry on 25 of its 27 Arboretum rows, each with a Total Annual Recurring Fees entry of $7,848. The same amount sits in the condo fee field on 9 rows, the HOA field on 8 and the master HOA field on 8, so agents do not agree on which field it belongs in.

One row enters a slightly higher monthly amount with $7,968 a year, and one enters the same amount as quarterly with $2,616 a year, which looks like an entry difference. We do not resolve either. This is an agent-entered field, never the association's fee, and the estoppel overrides it.

Application and transfer fee fields

The October 29, 2026 export also carries an application fee field of $0, $100 or $150, and a transfer fee field of $0 on 17 rows, $200 on 9 and $750 on 1. These are listing-agent entries, supporting only.

Whether the association charges either fee, and in what amount, is on the estoppel. The statutory cap on an approval application is in the section "What leasing, pet and vehicle rules apply at Arboretum in Naples?".

The estoppel certificate

Under s. 718.116(8), the association must deliver an estoppel certificate within 10 business days of a request. It states the current fee, what the fee is paid through, any assessment approved or pending, and any other amount due at closing. Florida caps what the association may charge for it.

Charge Statutory cap DBPR inflation-adjusted amount
Certificate, nothing delinquent $250 $299
Delivery within 3 business days plus $100 plus $119
Delinquent account plus up to $150 plus up to $179

Both columns are carried from the statute and the Department of Business and Professional Regulation's schedule, which it next updates by July 1, 2027. A late certificate carries no fee.

Capital contributions and special assessments

No source reached states a capital contribution at purchase, a special assessment or a reserve plan for Arboretum. The estoppel has to say whether any is due, so ask for one before the inspection deadline and read that line first.

One statutory limit helps a lender: under s. 718.116(1)(b)1, a first mortgagee that takes title is liable for unpaid common expenses only up to the lesser of 12 months of them or 1 percent of the original debt. That protects the lender, not a buyer, who should expect to inherit what the estoppel shows.

A buyer's annual cost, line by line

Every line below is built from the 2026 Collier County roll or is open. The tax lines use the $512,500 T24 median (50 recorded sales in the 24 months to August 31, 2026) as an assumed price, and the sum is an illustration, not a bill.

What are property taxes on an Arboretum condo in Naples?

Property taxes on an Arboretum condo in Naples come from one millage area, 12.3696 mills, plus a $269.77 solid waste charge on every unit and no CDD line. The 2026 median bill of $5,314.80 is a seller's bill; a first-year bill at the $512,500 T24 median works out to $6,339.42 before the $269.77.

One millage area: 12.3696 mills

All 244 units sit in Collier County millage area 63, in unincorporated Collier County, so every owner pays the same rate on the 2026 roll. The rate is stated in mills, or dollars per $1,000 of taxable value.

Taxing layer 2026 mills
County 5.8969
School 4.1470
Municipal 0.0000
Other districts on the bill 2.3257
Total 12.3696

The municipal line is zero because Arboretum is outside any city.

The $269.77 line and no CDD

The only non-ad valorem amount on the 2026 roll is $269.77, billed to all 244 units. It is the county's solid waste charge. No CDD or other district line appears, so a buyer reads one flat charge and one millage rate and nothing more.

Roll medians

Across the 244 units, the 2026 roll's median total tax is $5,314.80, and the median just value is $422,748. Just value is the property appraiser's estimate of market value for the roll, not a sale price, and the two are not meant to match.

These medians cover every unit, homesteaded or not, and do not predict a new owner's first bill.

Why a seller's bill is not yours

A seller's bill can reflect a capped assessment on a homesteaded unit. That cap does not pass to a buyer: after a sale, the property is assessed at its market level again, and the buyer's bill follows the price paid. A unit sold at $512,500 is therefore taxed on something near $512,500, not on the seller's older figure.

The roll's homestead count is in the section "What kinds of homes are in Arboretum, Naples?". It is a county fact and says nothing about any buyer's own situation.

Worked first-year bill at $512,500

The table assumes an assessed value equal to the $512,500 T24 median (50 recorded sales in the 24 months to August 31, 2026). It uses the 2026 millage and is an illustration, not a bill.

Item Amount
Ad valorem tax, no exemption $6,339.42 a year ($528.28 a month)
Plus the $269.77 solid waste charge $6,609.19 a year
Ad valorem tax with homestead $5,813.01 a year
Homestead saving $526.41
Homesteaded, plus the $269.77 $6,082.78 a year

Homestead after you buy

The $526.41 saving in the worked bill is the difference between the two ad valorem lines. A buyer who qualifies applies to the Collier County Property Appraiser, and the county sets the deadline. This page prints no date.

The $269.77 solid waste charge does not change with the exemption.

What does an Arboretum condo in Naples cost to own and close on?

Owning an Arboretum condo in Naples at the $512,500 T24 median means principal and interest at 7.24 percent plus ad valorem tax of $3,322.43 a month on a $410,000 loan, or $3,344.91 with the $269.77 spread monthly. Both exclude the association fee and insurance, which are open lines.

Monthly line Amount Basis
Loan $410,000 80 percent of $512,500; down payment $102,500
Principal and interest $2,794.14 30 years, 20 percent down, 7.24 percent
Ad valorem tax $528.28 $6,339.42 a year divided by 12
Principal, interest and tax $3,322.43 The county calculation carries the unrounded tax, so the rounded lines differ by a cent
Solid waste charge $22.48 $269.77 divided by 12
Total of known lines $3,344.91 Before the fee and insurance
Association fee Per estoppel Not published by the association
Insurance Quoted per unit HO-6 and flood

Monthly principal, interest and tax at the T24 median

The table uses the T24 median (50 recorded sales in the 24 months to August 31, 2026), with tax at the 2026 millage and a 30-year loan. The 7.24 percent rate is the input of the county-data calculation, not a lender's quote, and the result moves with the rate you are offered.

A conforming loan, not a jumbo

A $410,000 loan sits below the $832,750 conforming limit, so the worked example is not a jumbo loan.

The same loan at the rate used a year earlier

At 6.17 percent, the rate the calculation used for a year earlier, the same $410,000 loan carries principal and interest of $2,503.15 a month. The comparison is of two rates only and says nothing about what a unit sold for in either year.

A lender's review of the condominium

A lender approving a loan on a condominium unit reviews the project as well as the buyer, and many send the association a questionnaire. Ask your lender to run the project before you offer, and ask the listing agent whether one has already been run.

The 2026 roll still lists 3 of the 244 units to Mattamy. That is a roll fact, not a lender's finding, and this page makes no statement about whether any lender accepts the project.

Title, note stamps and intangible tax

At the $512,500 T24 median (50 recorded sales in the 24 months to August 31, 2026), a financed buyer's one-time costs in the county calculation are below. In Collier County the buyer customarily pays for the owner's title policy, and the premium follows Florida's promulgated rate tiers.

One-time item Amount Basis
Owner's title policy $2,637.50 Collier custom, promulgated tiers
Note stamps $1,435.00 0.35 percent of the loan
Intangible tax $820.00 0.2 percent of the loan
Subtotal, financed 80 percent $4,892.50 0.95 percent of the price
Cash buyer, title only $2,637.50 0.51 percent of the price

Seller deed stamps

A seller pays Florida's documentary stamp tax on the deed, which comes to $3,587.50 at the same $512,500 price (0.70 percent). It is shown here so a buyer can see the whole closing statement.

The fee, insurance and flood lines remain open in every table above, with pointers to the estoppel and the section "Is Arboretum in Naples in a flood zone, and how do storms and insurance work there?".

What leasing, pet and vehicle rules apply at Arboretum in Naples?

Arboretum's leasing, pet, vehicle and alteration rules in Naples sit in its recorded declaration and rules, which are not posted publicly, so a buyer reads them before or during the contract. Florida gives a resale buyer 7 days to cancel after receiving the current governing documents under s. 718.503, and this page prints no rule it has not read.

Topic Status Where to find it
Lease minimum term Not published Recorded declaration and rules
Leases per year Not published Recorded declaration and rules
Lease approval and application Not published Declaration and the estoppel
Short-term rental Not published Recorded declaration and rules
Pets Not published; a dog park is a listed amenity Rules; ask in writing
Vehicles, trucks, parking Not published Rules and the declaration
Sale or transfer approval Not published Declaration
Alterations, shutters, flooring Not published Declaration and rules

Leasing minimum and frequency

The lease rules for Arboretum are in the recorded declaration, and no source reached publishes them. A buyer who wants to lease a unit should ask four things before offering: the minimum lease term, how often a year a unit may be leased, whether short-term rental is allowed, and whether the board approves a tenant.

Each community's declaration sets its own answers, so a neighbor's tells a buyer nothing about this one.

Lease approval and application fees

Florida caps the fee an association may charge for an approval application at $150 in the statute, or $184 as adjusted (s. 718.112(2)(k), as carried). Whether Arboretum requires approval of a lease or a sale at all depends on its declaration.

Ask whether approval is required, what it covers and how long it takes. The MLS application fee field, described in the fees section above, is an agent entry and does not answer the question.

Pets

Mattamy lists a dog park, which it calls a "paw park", among the amenities. That is an amenity, not a rule. The pet rules on number, size, breed and leash are not posted publicly where we looked.

Request them with the declaration, and do not rely on a listing field; the recorded rules decide.

Vehicles, trucks and parking

Mattamy publishes garage counts by plan, as the plans section lists them, but no source reached describes rules on guest parking, trucks, commercial vehicles, boats or trailers, or the number of vehicles a unit may keep.

Ask whether the declaration assigns parking spaces, how guest parking works and whether any vehicle type is restricted.

Sale approval, alterations and flooring

A Florida condominium requires approval of a sale or transfer only if its declaration says so, and no source reached says whether Arboretum's does. Alterations to the exterior, shutters and flooring are also unpublished.

If you plan a renovation, ask in writing what needs board approval. Keep the reply with your closing file.

The 7-day right to cancel

Under s. 718.503, a resale buyer may cancel within 7 days after receiving the current governing documents. The right is only as useful as the reading done inside it, so ask for the declaration, rules, budget and estoppel on the first day.

If a document is missing, the clock has not started in the way you expect, so put the date of receipt in writing. A contract signed after December 31, 2024 also carries the conspicuous milestone and structural reserve statement discussed in the governance section above.

Is Arboretum in Naples in a flood zone, and how do storms and insurance work there?

For Arboretum in Naples, FEMA's effective flood map, panel 12021C0582J (effective February 8, 2024), places both Arboretum points checked in Zone AE, with base flood elevations of 8 and 9 feet (as carried from the October 21, 2026 check); the zone and elevation can vary by building, and the flood determination and elevation certificate for the exact building govern.

Community Rating System Class 5, a 25 percent reduction on flood policies in Special Flood Hazard Areas FEMA list of October 2026, as carried

Zone AE at base flood elevations of 8 and 9 feet

Zone AE is a Special Flood Hazard Area with a published base flood elevation, the height the flood map says a flood has a defined chance of reaching. The two Arboretum points checked returned elevations of 8 and 9 feet, and a building's own finished-floor height against that number is on its elevation certificate.

Because the zone and elevation can vary by building, a number for one point does not describe every unit, and the flood determination and elevation certificate for the exact building govern.

The preliminary flood maps

A preliminary flood map released March 20, 2025 entered its appeal period on August 19, 2026, and its target effective date is summer 2027, subject to change. Whether the zone or elevation at Arboretum changes on it is not known.

Ask the insurance agent how a new map would affect the quote.

Does a lender require flood insurance?

Federally backed mortgages require flood insurance on a building in a Special Flood Hazard Area, and Zone AE is one. A lender will order a flood determination for the exact building before closing.

A cash buyer has no lender rule to meet, but the association's documents may still require coverage, and whether they do is not published. Ask the association which policies it carries.

Who insures what in a condominium

Policy Bought by What it covers Status at Arboretum
Master property policy The association The building, as the declaration sets out Not published; ask for the declarations page
Residential Condominium Building Association Policy (RCBAP) The association, if it buys one Building: the lesser of replacement cost or the number of units multiplied by $250,000; contents $100,000 at actual cash value, not automatic Whether Arboretum carries one is not published
Owner's flood dwelling-form policy The unit owner The unit; can carry loss assessment coverage; combined benefits for one unit cap at $250,000 Quoted per unit
HO-6 The unit owner Interior finishes, contents, liability and loss assessment; does not cover flood Quoted per unit

The structure is carried from the National Flood Insurance Program's published terms. Which of these policies Arboretum's association carries is the question the master policy declarations answer.

Community Rating System Class 5

Unincorporated Collier County is Class 5 in FEMA's Community Rating System, which gives a 25 percent reduction on flood policies written in Special Flood Hazard Areas (FEMA list of October 2026, as carried). Arboretum is in unincorporated Collier, so the county class applies.

The reduction is a community-level rating, and each policy still prices on its own unit and building. This page prints no premium.

Evacuation zone: look it up

Neighboring 34112 communities sit in different evacuation zones, so the ZIP does not predict it; look up the exact address with the state's Know Your Zone lookup before each season. No zone is printed here for Arboretum because none has been read for a specific address.

What the storm record shows

Hurricane Ian made landfall on September 28, 2022. The National Hurricane Center's report puts maximum inundation at 6 to 9 feet above ground in Naples (as carried). Ian struck partway through Arboretum's build, which ran from residence year 2019 to 2025, and no Arboretum-specific damage report was found in the outlets searched.

Hurricane Irma (September 10, 2017) predates every Arboretum unit. Neither storm tells a buyer about one building, because the flood determination and elevation certificate for the exact building govern.

Building code, wind mitigation, Citizens and My Safe Florida Home

Units were permitted under the statewide Florida Building Code, and the edition follows each permit date, which the permit set states. Every roof dates from 2019 to 2025, and on a condominium the association, not the unit owner, normally insures the building; confirm that in the declaration.

Florida rate filings must offer reductions for wind-loss features (s. 627.0629, as carried). Which policy, the master policy or an HO-6, receives which credit is not established, so ask the insurance agent. Citizens' flood requirement exempts condominium unit-owner policies, as carried from a Citizens page read October 28, 2026 for another community; re-check it. My Safe Florida Home is limited to homestead homes built before January 1, 2008, so Arboretum units, dated 2019 or later, do not qualify.

Where do Arboretum prices sit among nearby East Naples condominiums?

Arboretum in Naples had 13 qualified sales recorded by Collier County in the 12 months to August 31, 2026, at a $495,000 median: 5 first sales of a unit at $472,500 and 8 resales at $496,000. Botanical Place next door had 12 at $275,000 and Treviso Bay's low-rise condominiums 20 at $735,000 in the same county data.

Every row in the first table uses the same county file and the same two windows, and each median carries its own count, so the rows describe different sets of homes. A median with an even count is the midpoint of the two middle sales, and a single sale is listed as a sale, not a median.

Community Parcels Latest 12 months Prior 12 months

The second table uses each community's own published facts, as summarized in the research behind its page. The fee column reads "not compared" for every row, because the association at Arboretum does not publish a fee and a comparison would rest on a blank.

Botanical Place, the 2006 condominium next door

Botanical Place is a separate condominium on Botanical Place Circle, also in ZIP 34112, near Naples Botanical Garden. The county roll counts 218 condominium parcels there, all with a residence year of 2006, so it was built 13 to 19 years before the units at Arboretum. Its association is separate from Arboretum Condominium Association, Inc.

Botanical Place had 12 recorded sales at $275,000 in the latest 12 months and 6 at $325,000 in the prior 12. Its fee, gate and amenities are not published online, so none appears in the tables. This page names it as text only.

Treviso Bay's low-rise and Terrace condominiums

Treviso Bay is Lennar's East Naples community in ZIP 34113. Its low-rise product is two-story Veranda condominiums, built 2013 to 2017, and two-story Coach Homes, built 2012 to 2017. The Terrace buildings are four stories, built 2012 to 2019. The low-rise rows had 20 sales at $735,000 and the Terrace rows 41 at $468,000.

Treviso Bay has a gatehouse and the Wentworth Estates CDD, and golf is deeded building by building, mandatory in Alberi Acqua and Giaveno and absent at Trevi. Its master rules set a 30-day lease minimum and at most 4 leases a calendar year (as carried).

Isles of Collier Preserve along the same corridor

Isles of Collier Preserve is Minto's community off the same two roads, Bayshore Drive and Thomasson Drive, in ZIPs 34113 and 34112. It opened in 2014 with a gate house and no golf, and its builder states that it funded development without a CDD.

The county rows show 175 sales at $857,300 across the whole community, 151 use-code-1 sales at $920,000 and 8 at $806,250 in Dominica Isle, its 102-unit coach-home condominium. Its lease application sets a 30-day minimum and at most 3 leases a year (as carried).

Lakewood Villas and Reflection Lakes

Lakewood Villas is a set of 376 attached units built 1974 to 1984 by U.S. Home of Florida, with no gate described and a public pay-as-you-play course nearby that does not require membership. It had 20 sales at $305,000 and 13 at $360,000 in the prior 12 months.

Reflection Lakes condominiums, in ZIP 34114, are 80 units built 2005 to 2009, four to a building, behind a call-box gate and with no golf. The latest 12 months held 4 sales at $312,500, and the prior 12 held 1 sale at $392,500. The association's FAQ lists what its dues include and posts no amount.

Turtle Lake Golf Colony

Turtle Lake Golf Colony is a set of low-rise condominium buildings in ZIP 34105, built 1974 to 1980, with 442 parcels on the roll. It had 12 sales at $182,500 in the latest 12 months and 16 at $217,500 in the prior 12.

Its association's FAQ, read October 31, 2026, gives a lease range of 90 days to 1 year and says no pets of any kind may be kept. Quail Run Golf Club is a separate, optional private club.

Marquesa at Isles of Naples

Marquesa at Isles of Naples is a Neal Communities set of 156 twin villas built 2018 to 2022 in ZIP 34112, and its gate, fee and lease rules are not published. The county's use code 1, which includes attached homes, covers 156 of its 165 parcels.

It had 13 sales at $525,000 in the latest 12 months and 7 at $575,000 in the prior 12. Because the county files these attached homes under a different use code than condominium units, the sets are not built the same way as Arboretum's.

Why medians across communities do not line up

Each row is a different mix of product, size, residence year, golf and district charges, and each median carries its own count. The builds range from 1974 to 2025, from Arboretum's 1 to 2 stories to four-story buildings, and from communities with deeded golf to ones with none.

Arboretum's own median shifts with its mix, because 5 of its 13 latest sales were first sales of a unit and 8 were resales. A gap between two medians reflects what sold in each place and says nothing about which home costs more.

How do you buy an Arboretum condo in Naples, step by step?

Buying an Arboretum condo in Naples starts with confirming the unit and plan from the listing and the condominium documents. Read the estoppel, budget and declaration inside the 7-day review window, settle the lender's flood determination and condo questionnaire early, and quote HO-6 and flood insurance before the inspection deadline.

Name traps: which Arboretum is this?

Several names look alike in searches and on map pins. The legal name is Arboretum, A Condominium, and this page covers only the 244 units on Arboretum Circle in ZIP 34112. The table separates it from the places most often confused with it.

Name What it is How to tell
Naples Botanical Garden A separate nonprofit garden at 4820 Bayshore Drive A visitor attraction with its own hours and admission, not a residential community
Botanical Place A separate 2006 condominium beside Arboretum, also in ZIP 34112 Its street is Botanical Place Circle, and it has its own association
Summerlit A separate, newer Mattamy community in ZIP 34114 Mattamy points buyers to it, but it is a different community at a different location
Arbor Trace A separate Naples community in ZIP 34110 Association fees for it surface in searches and are not Arboretum's
Isles of Collier Preserve Minto's community farther along the Bayshore Drive and Thomasson Drive corridor A separate community with a gate house and its own master association
Other Arboretums Other associations named Arboretum in Florida and other states Searches without Naples in them return these

Confirm the unit, plan and floor

Start from the listing and the unit's floor plan. Mattamy states a level for only two plans, Carmel and Seabright, and none for Delmar or Oceangrove, so a listing that does not state the floor needs the plan or the association to answer it. The sizes and levels sit under What floor plans and sizes does Arboretum in Naples offer?

The bedroom count is an agent entry in the MLS and can differ from the builder's, so read the floor plan of the specific unit before you rely on either.

Order the estoppel and the condominium documents

Ask the listing agent to request the estoppel certificate from the association's management office as soon as the contract is signed, then collect the other documents in the table. The fee and estoppel questions are covered under What are Arboretum condo fees in Naples, and what do they cover?

Document Who provides it What to check
Estoppel certificate The association's management office, through the listing or closing agent What is owed, the fee and any capital contribution or special assessment
Declaration and rules The seller, the listing agent or the association Leasing, pets, vehicles, approval and alterations, which are not posted publicly
Budget and reserves The association Whether reserves are funded and what the fee covers
Master insurance declarations The association Building limit, deductibles and whether flood coverage is carried
Flood determination The lender or a flood-determination company The zone and elevation for the exact building
Floor plan and listing sheet The listing agent Plan, floor level, garage and bedroom entries
Builder warranty document Mattamy, if you buy a builder unit Coverage and transfer terms, since Mattamy states no years
Lender condo questionnaire The lender, completed by the association Whatever the lender needs the association to answer

Use the 7-day review window

A resale buyer's right to cancel after receiving the current governing documents is set by Florida statute, s. 718.503 (as carried). The days and the conditions are covered under What leasing, pet and vehicle rules apply at Arboretum in Naples? Ask for the documents on the day the contract is signed so the review period starts early.

The lender's condo questionnaire and flood determination

A lender reviews the condominium project as well as the buyer, so the questionnaire goes to the association and can take time to return. The cost side is under What does an Arboretum condo in Naples cost to own and close on? and the flood facts and lender rule are under Is Arboretum in Naples in a flood zone, and how do storms and insurance work there? Ask the lender for the flood determination during the inspection period.

Insurance quotes before your inspection deadline

Get HO-6 and flood quotes while the inspection period is open, so the cost is known before the deadline passes. An HO-6 policy does not cover flood, and the association's master policy is a separate document you can request. No premium for any Arboretum unit is published, so only a quote answers the question.

Closing costs and the title agent's role

The title agent runs the closing, searches for liens and unpaid assessments, and applies the prorations. The figures are under What does an Arboretum condo in Naples cost to own and close on? Ask the title agent early who orders the estoppel and what it costs, because the association publishes no estoppel fee.
