55+ Communities in Naples, FL

Naples has fewer true 55+ communities than most searches suggest. As of October 2026, two site-built Naples communities carry a recorded age restriction and sell actively: Valencia Sky, where Collier County recorded 128 home sales at a median of $853,850 in the 12 months to August 31, 2026, and Valencia Trails, with 42 sales at $945,000. Updated October 2026.

Beyond those two, Naples has one older 55+ golf neighborhood (Riviera Golf Estates), two 55+ manufactured home communities on Henderson Creek, and a long list of communities that are often called 55+ but are not. The best-known Del Webb community with a Naples address is in Ave Maria, about 37 miles inland. This page sorts all of it out, community by community, and it is the 55+ section of our Naples homes for sale guide.

By Jesse McGreevy and Marc Comisar, Domain Realty Group, the #1 team in Southwest Florida since 2012. We tracked every recorded sale in each community on this page for the last 12 months and read each recorded age rule to build it.

Naples 55+ communities: Collier County median recorded sale prices in Valencia Sky, Valencia Trails and Riverwood Estates, 12 months to August 31, 2026
Naples has two site-built communities that are 55+ by recorded declaration, both by GL Homes.

Key takeaways

  • Two site-built Naples communities are 55+ by recorded declaration and sell in volume: Valencia Sky (GL Homes, ZIP 34112, still selling new homes) and Valencia Trails (GL Homes, ZIP 34120, sold out, resale only).
  • Valencia Sky: 133 recorded sales at a median of $852,900 in 12 months, every one of them a builder closing. GL Homes lists build-from prices of $787,900 to $936,900.
  • Valencia Trails: 32 recorded resales at a median of $923,100; 836 homes planned, 827 single-family homes on the 2026 roll.
  • Two 55+ manufactured home options sit on Henderson Creek in East Naples: Riverwood Estates (deeded lots, 15 recorded sales at $200,000) and Enchanting Shores (a resident-owned co-op, 14 recorded sales at $112,500).
  • Del Webb Naples is in Ave Maria, not Naples. It is 55+ by recorded declaration, with 140 recorded sales at $452,500.
  • Many Naples communities called 55+ are all-ages, including Terreno, Verona Walk, Heritage Bay, Lely Resort and Naples Heritage.
  • Florida no longer requires 55+ communities to register with the state. The test is the federal 80 percent rule plus published policies and age verification.

Which Naples communities are 55+?

A community is 55+ only if its recorded governing documents say so, or, for the two manufactured home communities below, if the association states it in its own published rules. We read the recorded declarations for every community on this page. Marketing copy, listing remarks and AI summaries are not the same thing.

Valencia Sky: Naples’ newest 55+ community

Valencia Sky is GL Homes’ 55+ community in East Naples, on the east side of Santa Barbara Boulevard about a mile south of Davis Boulevard, in ZIP 34112. GL Homes lists it as “Valencia Sky (55+)” on its retirement community page, priced from the $700s to over $1 million. It will hold 574 single-family homes at build-out: 323 in Phase 1 and 251 in Phase II.

Every home is a one-story GL design. The builder’s Valencia Sky collection page shows eight plans of 1,803 to 3,076 air-conditioned square feet, two to three bedrooms plus a den, with build-from prices of $787,900 (Halo and Luna) to $936,900 (Aurora) on October 11, 2026. See our Valencia Sky homes for sale page.

How fast is Valencia Sky selling?

Collier County recorded 128 qualified sales in Valencia Sky in the 12 months to August 31, 2026, at a median of $853,850 and a range of $642,300 to $1,220,200. All 128 were builder closings. The Southwest Florida MLS recorded only 18 closings in about the same window (pulled August 11, 2026), at a median of $848,400. The medians agree; the counts do not, because GL closes most homes without an MLS entry.

Valencia Sky’s recorded age rule

The Amended and Restated Declaration, recorded October 16, 2025 at OR 6517 PG 2927, requires at least one occupant 55 or older in each home. The Board may allow up to 20 percent of homes to be occupied only by residents under 55, and no one 18 or younger may live there, apart from visits totaling no more than 60 days a calendar year.

Valencia Sky amenities and what it backs onto

The Community Center opened in February 2026 and the Racquet Club in August 2026, with 3 lighted clay tennis courts, 9 lighted pickleball courts and 4 lighted clay bocce courts. GL Homes says the 35,000 square foot Clubhouse is expected in the first quarter of 2027. There is no golf. Naples Heritage’s private course runs along the east side, and the declaration discloses that Wing South Airpark, a private airstrip next door, may operate around the clock.

Valencia Trails: the sold-out 55+ community on Immokalee Road

Valencia Trails is GL Homes’ earlier Naples 55+ community, on the south side of Immokalee Road east of Collier Boulevard, across from TwinEagles, in ZIP 34120. Its recorded documents plan 836 single-family homes on about 563 acres, and the 2026 county roll carries 827. Homes went up from 2020 to 2025, with a median year built of 2023 and a median roll living area of 2,505 square feet.

GL’s current retirement page lists only Valencia Sky in Naples because Valencia Trails is sold out, not because its age rule changed. It is now a resale community. Valencia Trails is not Valencia Lakes, Valencia Golf and Country Club or Terreno. See our Valencia Trails homes for sale page.

What do Valencia Trails homes sell for?

Collier County recorded 42 qualified sales in the 12 months to August 31, 2026, at a median of $945,000, from $550,000 to $1,825,000. Only 4 were builder closings, against 139 sales at $1,069,700 the year before. That drop is the end of builder closings, not a market collapse. The MLS recorded 33 closings at a median of $924,900 (pulled August 11, 2026).

Valencia Trails’ recorded age rule and leasing

The Amended and Restated Declaration, recorded February 24, 2021 at OR 5897 PG 2079, requires at least one occupant 55 or older in each home, and the Board may allow up to 20 percent of homes to be occupied only by under-55 households. Leases run at least seven months, once in any 12 months, and the tenant household must include someone 55 or older.

Valencia Trails amenities

The 11-acre recreation site has a 43,000 square foot clubhouse, 6 tennis courts, 8 pickleball courts, 5 bocce courts, 3 pools and 2 spas, plus a dog park and a restaurant funded in the build-out budget. Entry is through a gatehouse. There is no golf course; TwinEagles across Immokalee Road is a separate private club with its own required membership.

Riviera Golf Estates: an older 55+ neighborhood

Riviera Golf Estates in East Naples is 55+ by its recorded declaration (Article 11, using the 80 and 20 framework). It is a homeowners association of mostly block homes and condos on owned lots, not a land-lease park, though 299 of its 862 parcels carry manufactured homes. Its golf course closed in 2022, and a court ruling on preserving it was reversed on appeal on April 17, 2026. See Riviera Golf Estates.

Naples 55+ manufactured home communities

Two Naples communities with a 55+ rule are manufactured home communities, both in East Naples ZIP 34114 on Henderson Creek. They are a different purchase from a site-built home: ownership, financing, insurance and storm planning all work differently, so read this section before you compare prices. Collier County recorded 92 mobile home sales at a median of $239,500 and 100 co-op sales at $187,750 in Naples ZIP codes in the 12 months to August 31, 2026.

Riverwood Estates

The Riverwood Estates Homeowners’ Association describes the community as “a deed restricted 55+ retirement community located in East Naples” and “a unique Mobile/Manufactured Home community with 281 individually owned residential lots”. It is not a lot-rent park and not an RV park. The north edge is Henderson Creek, which gives boat access to the Gulf of Mexico.

Amenities are simple by design: an open-air picnic pavilion, a dock and a boat launch, with a $10 key for the ramp. A pool and social club, Crosscreek Pool and Social Club, is a separate private membership the HOA does not own. Assessments are due yearly on January 1, and the association lists a $299 estoppel fee. The 55+ status comes from the association’s own statement; ask for the recorded declaration with the sales package. Riverwood Estates in Naples is not Riverwood in Port Charlotte.

Enchanting Shores

Enchanting Shores calls itself “an ACTIVE adult (over 55) pet-free Co-op community”. Its Rules and Regulations, approved April 10, 2026, describe “a private Retirement Park for persons 55 years and older” and require proof of age before the board approves any buyer or renter. Buyers purchase a co-op share plus the home, not fee-simple land.

The co-op’s 2026 FAQ says no pets, lists a $500 assessment due quarterly, and allows leasing once a calendar year for 30 days to 7 months. Most creek-side homes have a dock, and residents share a private boat ramp. The activity list runs from shuffleboard, bocce and pickleball to line dancing, bingo and a recreation hall. Enchanting Shores is not Enchanting Acres, a different co-op in ZIP 34112.

Del Webb Naples is in Ave Maria

Del Webb Naples, also called Del Webb Ave Maria, is Pulte’s 55+ community in the town of Ave Maria in eastern Collier County, ZIP 34142. The town puts it about 37 miles and about 53 minutes from downtown Naples. It is 55+ by its recorded declaration (OR 4621 PG 250), with parcels closed before November 4, 2010 grandfathered.

Collier County recorded 140 sales at a median of $452,500 there in the 12 months to August 31, 2026. On October 21, 2026, Del Webb’s own site showed Vista homes from $299,990 and Echelon homes from $529,990. Golf at Panther Run is optional. If a shorter drive to the coast matters, compare it with Valencia Sky and Valencia Trails; for the full picture of the town, see our Ave Maria guide.

Communities often called 55+ that are not age-restricted

Search results, listing portals and AI summaries label several Naples communities 55+ that are not. Some are all-ages by their recorded documents. Others may or may not carry an age rule, and we have not verified one, so we do not list them as 55+.

All-ages by their recorded documents or association

  • Terreno is all-ages. Its 130-page declaration (OR 6098 PG 2178) has no 55+ clause, though it shares a name with GL’s Valencia communities.
  • Verona Walk is all-ages. The HOA says “the community is open to all ages”, and the recorded declaration (OR 3506 PG 903) has no housing-for-older-persons provision.
  • Heritage Bay is all-ages. The Terrace I declaration states “There is no restriction on the age of occupants of units”.
  • Lely Resort has no recorded age restriction on its 43 roster communities. The Arlington inside it is a licensed continuing care community, not a neighborhood of homes for sale.
  • Naples Heritage does not claim to be 55+, so we do not call it that.
  • Enbrook in East Naples sold its villas under D.R. Horton’s “Freedom Homes” brand, but it has no age restriction.

Age restriction not verified

  • Valencia Lakes in Orangetree is a separate resale community. Its 2001 articles carry no age restriction, and we found no recorded 55+ rule.
  • High Point is a 473-unit condo community; we have not read a declaration that makes it 55+.
  • Turtle Lake (Turtle Lake Golf Colony): a 55+ rule is not confirmed.
  • Riviera Colony, 248 mobile homes on fee-simple lots, is a different community from Riviera Golf Estates; its 55+ status is not verified.
  • Windjammer Village is a resident-owned co-op; its 55+ status is not verified.
  • Imperial Wilderness is an RV and park-model condominium. Its own website describes it as 55+, but we have not read its recorded declaration, so it is not on our verified list.
  • Naples Estates, a Cal-Am manufactured home community, appears in map results for 55+ searches. We have not verified an age restriction.
  • Arbor Trace is a condo community with an assisted living facility on site. We have not read a declaration that makes it 55+.

Senior living is a different category

Continuing care and assisted living communities, such as Moorings Park and The Arlington, are senior care with entrance fees or service contracts. A 55+ community is a neighborhood of homes you buy and own. This page covers only the second kind.

All-ages Naples communities that 55+ buyers often compare

Plenty of buyers 55 and older choose an all-ages community for bundled golf, a big amenity center or a lower price, and accept that neighbors may have children. These four come up most often in the same searches. None of them is age-restricted.

Naples Heritage

Naples Heritage is a bundled, gated golf community in East Naples, next to Valencia Sky’s east side. The club says every homeowner is a full member with “no initiation fees, no separate club memberships”. Its 799 residences are 101 single-family homes, 140 villas, 288 verandas and 270 terraces, and the terraces at Prestwick sold at a $295,000 county median. New residents pay a $17,500 resale capital contribution. See the Naples Heritage club site.

Heritage Bay

Heritage Bay, on Immokalee Road near Valencia Trails, bundles 27 holes of golf with every one of its 1,250 homes. The 2026 club assessment is $10,216 a home, the same for every home type, plus a $1,000 food and beverage minimum and a $13,500 resale capital contribution. Terrace condos sold at a $336,250 county median and single-family homes at $980,000.

How the 55+ rules work in Florida

A community may limit residents by age only under the housing for older persons exemption in the federal Fair Housing Act, 42 U.S.C. 3607, and Florida’s matching law, section 760.29 of the Florida Statutes. Section 760.29(4) sets three tests for “55 or older” housing:

  1. At least 80 percent of the occupied units are occupied by at least one person 55 years of age or older.
  2. The community publishes and adheres to policies and procedures that show its intent to be 55+ housing.
  3. The community verifies occupancy under HUD’s rules at 24 CFR part 100, which allow “reliable surveys and affidavits”.

What is the 80/20 rule?

The 80 percent figure is a floor, not a promise. In Valencia Sky and Valencia Trails, every home needs a resident 55 or older, but the Board may allow up to 20 percent of homes without one. That leaves room for a surviving spouse under 55 or an approved younger household, and it is the same framework Riviera Golf Estates uses.

Do Florida 55+ communities still register with the state?

No. Florida used to require 55+ communities to register with the Florida Commission on Human Relations. The Legislature deleted that requirement in Chapter 2020-153, Laws of Florida, effective July 1, 2020. Today a community shows good faith by stating formally, in writing, that it complies with the exemption, which is why the recorded declaration is the document to read.

How do communities verify age?

HUD’s rule at 24 CFR 100.307 requires a 55+ community to be able to produce verification “through reliable surveys and affidavits”, and those updates “must take place at least once every two years”. Expect the association to ask for proof of age before it approves a sale or a lease.

Can grandchildren visit?

Yes, within limits. Valencia Sky bars residents 18 or younger but allows visits totaling up to 60 days a calendar year. Del Webb Naples caps residents under 19 at 90 days in any 12 months. Read the declaration before you plan for a caregiver or family member to live with you.

What Naples 55+ homes cost to own

Neither Valencia Sky nor Valencia Trails has a community development district, so the yearly cost is the HOA fee, property tax and insurance. That is a real difference from all-ages Heritage Bay nearby, where the FY2027 CDD charge runs $1,464.69 to $3,851.57 a home.

HOA fees

Valencia Sky bills its HOA quarterly, in January, April, July and October, and neither GL Homes nor the manager publishes the amount; the estoppel states it. For Valencia Trails, the recorded declaration shows a 2021 developer budget of $261 a month and a build-out estimate of about $439 a month, plus a $500 yearly food and beverage allowance billed each January 1.

Property tax

Valencia Sky sits in millage code 0105, at a 2025 total of 10.5058 mills, and the Solid Waste District charge for FY2027 is $269.77 a home. First-year bills on new homes often reflect land-only value, so budget for the second year. Florida’s homestead exemption applies once the home is your permanent residence on January 1.

Flood and evacuation

Valencia Sky’s lots were removed from the high-risk flood zone by FEMA letters (LOMR-F 25-04-1802A and 26-04-2228A), though the effective map still draws Zone AE until the panels are reprinted. It is in evacuation Zone D. Valencia Trails sampled mostly Zone AH, with many lots removed by FEMA letter, and sits in Zone E. Both Henderson Creek communities sampled Zone AE, Riverwood in evacuation Zone A.

Frequently Asked Questions about 55+ communities in Naples, FL

How many 55+ communities are in Naples, FL?

Two site-built Naples communities sell in volume with a recorded 55+ rule: Valencia Sky and Valencia Trails, both by GL Homes. Riviera Golf Estates is an older 55+ neighborhood, and Riverwood Estates and Enchanting Shores are 55+ manufactured home communities. Del Webb Naples is 55+, but it is in Ave Maria, about 37 miles inland.

Is Valencia Sky a 55+ community?

Yes. Its Amended and Restated Declaration, recorded October 16, 2025 at OR 6517 PG 2927, requires at least one occupant 55 or older in each home, and GL Homes lists it as 55+. Collier County recorded 133 sales at a median of $852,900 in the 12 months to August 31, 2026, all of them builder closings.

Is Valencia Trails still 55+ now that it is sold out?

Yes. The age rule is in the recorded declaration, OR 5897 PG 2079, and selling out does not change it. GL’s retirement page lists only Valencia Sky because Valencia Trails has no builder homes left. The county recorded 32 resales at a median of $923,100 in the 12 months to August 31, 2026.

Is Del Webb Naples in Naples?

No. Del Webb Naples, also called Del Webb Ave Maria, is in the town of Ave Maria, ZIP 34142, about 37 miles and 53 minutes from downtown Naples. It is 55+ by recorded declaration. Collier County recorded 117 sales there at a median of $460,000 in the 12 months to August 31, 2026.

Is Terreno a 55+ community?

No. Terreno is all-ages: its 130-page declaration, OR 6098 PG 2178, has no 55+ clause. Verona Walk, Heritage Bay, Lely Resort and Naples Heritage are also not age-restricted, even though third-party sites sometimes label them 55+. A recorded declaration is the only reliable answer for any community.

What is the cheapest 55+ option in Naples?

The manufactured home communities. Enchanting Shores, a 55+ co-op, recorded 14 sales at a median of $112,500, and Riverwood Estates, with deeded lots, recorded 15 at $200,000, both in the 12 months to August 31, 2026. Among site-built homes, Valencia Sky’s build-from prices start at $787,900 on GL’s October 11, 2026 list.

Do Florida 55+ communities have to register with the state?

Not since July 1, 2020, when Chapter 2020-153, Laws of Florida, deleted the registration requirement from section 760.29. A community qualifies by having at least one person 55 or older in at least 80 percent of occupied units, publishing its 55+ policies, and verifying ages by surveys and affidavits at least every two years.

Who builds Valencia Sky?

GL Homes, a Florida builder since 1976, through its affiliate Naples Associates VI, LLLP, the declarant and title holder. GL also built Valencia Trails. Every Valencia Sky home is a one-story single-family design, and GL still sells new homes there; Phase II’s 251 lots were all developer-owned and vacant on the county roll.

How many homes will Valencia Sky have?

574 single-family homes at build-out: 323 in Phase 1 and 251 in Phase II, per the recorded plats and FEMA letters. The 640-unit cap in the Sandy Lane zoning ordinance is capacity, not a home count. GL says the first Phase II home is expected in February 2027.

What do Valencia Sky floor plans cost?

GL Homes listed eight one-story plans of 1,803 to 3,076 air-conditioned square feet on October 11, 2026, with build-from prices of $787,900 for the Halo and Luna to $936,900 for the Aurora. Recorded closings ran higher: the county median was $853,850 across 128 sales in the 12 months to August 31, 2026.

Does Valencia Sky have a CDD or a golf course?

Neither. Research found no community development district for Valencia Sky, and it has no golf course. Naples Heritage Golf and Country Club runs along its east side, but that is a bundled private club for Naples Heritage homes. The nearest daily-fee options in the pack are Hibiscus Golf Club and the Lely Mustang course.

What amenities does Valencia Sky have?

The Community Center opened in February 2026 and the Racquet Club in August 2026, with 3 lighted clay tennis courts, 9 lighted pickleball courts and 4 lighted clay bocce courts. GL Homes expects its 35,000 square foot Clubhouse in the first quarter of 2027. The community is gated, and the declaration leaves gate staffing to the Board.

Is Valencia Sky in a flood zone?

Every lot was removed from the high-risk flood area by FEMA letters LOMR-F 25-04-1802A (February 2025) and 26-04-2228A (March 2026), with lowest lots at 10.4 and 10.8 feet. The effective map still draws Zone AE until its panels are reprinted, so lenders read the letter. Valencia Sky is in evacuation Zone D.

Where is Valencia Trails?

How many homes are in Valencia Trails?

The recorded documents plan 836 homes, and the 2026 county roll carries 827 single-family homes across four plats: Plat One 291, Plat 2 104, Plat 3 176 and Plat 4 256. Figures of 850 or more that circulate online are wrong. Homes were built from 2020 to 2025, with a median year of 2023.

What are Valencia Trails HOA fees?

The association does not publish its current assessment. The recorded declaration shows a 2021 developer budget of $261 a month and a build-out estimate of about $439 a month, plus a $500 yearly food and beverage allowance billed each January 1, with no refund of unused balance. There is no CDD. The estoppel states the current figure.

Can I rent out a home in Valencia Trails?

Yes, within the declaration’s limits. Leases must run at least seven months, a home may be leased once in any 12 months, and the tenant household must include someone 55 or older. Pets of certain breeds are barred, and parking is limited to the driveway and garage. Ask the association for the current rules before you buy for rental income.

Entry is through a gatehouse. There is no golf; TwinEagles across Immokalee Road is a separate private club.

Is Valencia Trails the same as Valencia Lakes?

No. Valencia Lakes is a separate Orangetree resale community of 456 single-family homes built 1999 to 2025, with its own association and no recorded age restriction found. Valencia Trails is GL Homes’ 55+ community on Immokalee Road. Some portal maps label the Valencia Trails area “Valencia Lakes”, which confuses buyers.

Is Riverwood Estates a 55+ community?

Its homeowners’ association describes it as “a deed restricted 55+ retirement community located in East Naples”. That statement is the association’s own; ask for the recorded declaration with the sales package. Collier County recorded 15 sales at a median of $200,000 in the 12 months to August 31, 2026, and the MLS 19 at $200,000.

Do I own the land in Riverwood Estates?

Yes. The association says Riverwood Estates has 281 individually owned residential lots, so it is not a lot-rent park and not an RV park. Assessments are due yearly on January 1. Of 233 parcels matched on the county roll, 217 carry mobile homes, with year built from 1969 to 2025.

Does Riverwood Estates have a boat ramp?

Yes. The association lists an open-air picnic pavilion, a dock and a boat launch for residents, with a $10 fee for the ramp key. Henderson Creek borders the community on the north and gives access to the Gulf of Mexico. A pool and social club next door is a separate private membership.

Are pets allowed in Enchanting Shores?

No. The co-op’s 2026 FAQ answers “Are pets allowed? No.”, and its rules allow only approved service or support animals. Enchanting Shores calls itself an active adult, over-55, pet-free co-op community. Its 2026 rules also bar golf carts and business use, and limit leasing to once a calendar year.

What do I buy in Enchanting Shores?

A share in Enchanting Shores Co-op, Inc. plus the home, not fee-simple land. The county roll classes all 365 parcels as co-op, and the board must approve every buyer after proof of age. Collier County recorded 14 sales at a median of $112,500 in the 12 months to August 31, 2026.

What do Del Webb Naples homes cost?

Golf membership is optional and adds $712.56 a quarter. Mayflower Way condos carry an extra condominium layer. Ave Maria district charges appear on the tax bill.

Is Heritage Bay a 55+ community?

Is Naples Heritage a 55+ community?

The club does not claim to be 55+, and we have not read a recorded age restriction, so we do not call it one. Naples Heritage is a bundled, gated golf community of 799 residences next to Valencia Sky, with a county median of $492,500 across 34 sales in the 12 months to August 31, 2026.

What is the 80 percent rule for 55+ communities?

Under section 760.29(4) of the Florida Statutes and the federal exemption, at least 80 percent of occupied units must have at least one person 55 or older. The community must also publish policies showing its intent and verify ages. Valencia Sky and Valencia Trails let their Boards allow up to 20 percent of homes without a 55+ resident.

How do Naples 55+ communities verify ages?

HUD’s rule at 24 CFR 100.307 requires a 55+ community to be able to show compliance “through reliable surveys and affidavits”, updated “at least once every two years”. In practice, expect proof of age before the association approves a sale or lease. Enchanting Shores’ rules require proof of age from buyers and renters alike.

Can grandchildren visit a Naples 55+ community?

Yes, within each declaration’s limits. Valencia Sky bars residents 18 or younger but allows visits totaling up to 60 days a calendar year. Del Webb Naples allows residents under 19 for at most 90 days in any 12 months. Read the recorded declaration before planning for a younger family member or caregiver to live with you.

Is a continuing care community the same as a 55+ community?

No. Continuing care and assisted living communities, such as Moorings Park and The Arlington in Lely Resort, are senior care sold through entrance fees or service contracts. A 55+ community is a neighborhood of homes you buy and own under a recorded age rule. This page covers only 55+ neighborhoods of homes for sale.

Are any Naples 55+ communities on the water?

Both 55+ manufactured home communities are. Riverwood Estates borders Henderson Creek, which gives boat access to the Gulf, and has a dock and boat launch. Enchanting Shores sits on Henderson Creek inside the Rookery Bay protected area, where most creek-side homes have a dock. Both sampled FEMA Zone AE.
