Key takeaways for Riviera Golf Estates home buyers in Naples

Riviera Golf Estates in East Naples sells as three products under one homeowners association: block houses, manufactured homes on owned lots and condominium units. County deeds and the MLS export stay apart on this page, and each section below gives one fact first, with the full tables later.

What the county recorded for block houses

Article 11 of the Declaration

The community's older-persons status rests on Article 11 of the recorded Declaration, which the last section of this page reads closely.

The golf course is closed and not part of the community

The former course land is owned by La Minnesota Riviera LLC and is not part of the community under the Declaration. The course closed in April 2022, and on April 17, 2026 the Sixth District Court of Appeal reversed and remanded a February 2025 circuit court ruling.

Taxes and flood in one line each

On the 2026 roll, 177 block houses and all 164 condominium units sit at 10.3696 mills, the other 214 block houses and all 299 manufactured homes at 10.4721 mills, with no community development district. Flood zones vary by lot, and the lender's flood determination on the exact address governs.

Three products, never one median

Block houses, manufactured homes and condominium units sell at very different prices, so one median would describe none of them. A prose median needs six or more sales.

What does the MLS show about Riviera Golf Estates homes in Naples?

Riviera Golf Estates homes in Naples appear in the MLS as active, pending and sold listings, and the October 29, 2026 export holds 76 rows that join a Riviera Golf Estates home on the county roll. Listing agents typed these figures, so they support the county deeds but never merge with them.

Data updated: October 2026. An asking price is not a sale price.

Two record sets that never merge

Riviera Golf Estates has two record sets on this page, and they never share a sentence: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale.

We tracked the October 29, 2026 export row by row against the 2026 roll, joining each MLS row to a Riviera Golf Estates home by street number and street name. Rows that did not join are left out.

MLS block houses

From the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026: 30 block houses sold in the year from October 29, 2025, and the export showed 2 active block houses and no pending block house. The sold rows had a median living area of 1,617 square feet as entered.

MLS manufactured homes

The October 29, 2026 export shows 17 manufactured homes sold in the year to that date, with 9 active and 2 pending on the export date. The sold rows had a median living area of 1,188 square feet as entered.

MLS condominium units

The October 29, 2026 export shows 11 condominium units sold in the year to that date, with 2 active and 3 pending on the export date. The sold rows had a median living area of 1,025 square feet as entered.

MLS by product

The October 29, 2026 MLS export, a separate record set, shows 30 block houses sold at a $387,500 median, 17 manufactured homes at a $194,000 median and 11 condominium units at a $180,000 median from October 29, 2025 to October 29, 2026, with 2, 9 and 2 active listings and 0, 2 and 3 pending on the export date.

Product Sold Median sold Median DOM (sold) Active Pending
MLS Block houses 30 $387,500 (n 30) 64 (n 29) 2 0
MLS Manufactured homes 17 $194,000 (n 17) 30 (n 17) 9 2
MLS Condominium units 11 $180,000 (n 11) 47 (n 11) 2 3

Days on market and sale to list

Days on market runs from listing to contract, and sale to list compares the closing price with the list price on the sold row. In the October 29, 2026 export, sold block houses had a median of 64 days on market and a median sale to list of 96.2%, sold manufactured homes 30 days and 95.9%, and sold condominium units 47 days and 93.5%.

Is Riviera Golf Estates a 55 and over community?

Riviera Golf Estates answers this question in its recorded Declaration, not in a listing or a summary: Article 11 states the community's older-persons status, an 80 percent occupancy rule and a periodic check by the association. The sections below quote it briefly and say what this page leaves out.

What Article 11 of the Declaration says

Riviera Golf Estates' recorded Declaration says in Article 11 that the community "provides housing for older persons" under the federal 55 and over exemption, applies an 80 percent occupancy rule and lets the association verify compliance periodically, so read Article 11 itself before relying on any summary.

The 80 percent occupancy rule

The recorded Declaration sets the occupancy rule at 80 percent, and its own wording controls, so read the full Article 11 text before relying on the number.

How the association verifies occupancy

The Declaration lets the association verify compliance periodically, and the association's documents describe that check as a census. Confirm with the association how it runs.

What this page does not say

This page does not describe anyone who lives in Riviera Golf Estates or say who the community is for. No listing or agent can change what Article 11 says.

Where to read the recorded text

The Declaration is listed under Sources at the end of this page, with the Bylaws and the association's rules and forms. Questions about one home are best put through our agents.

Riviera Golf Estates, Riviera Colony Golf Estates and Riviera Colony: which is which?

Riviera Golf Estates in Naples is one homeowners association with block-house plats, manufactured-home plats and condominiums, and two nearby names sound almost the same. Riviera Colony Golf Estates sits inside the association, while Riviera Colony does not. This section sorts out each name before any county or MLS figure.

Riviera Golf Estates: the whole association

Riviera Golf Estates is the whole homeowners association, Riviera Colony Golf Estates is a set of plats inside it, and Riviera Colony, county number 596500 with 248 homes recorded as mobile homes on the 2026 roll, is a separate subdivision outside the association. One recorded Declaration covers every lot inside the association, and its entrance is on County Barn Road.

Riviera Colony Golf Estates: plats inside it

The 391 block houses are 343 on the Riviera Golf Estates plats and 48 in Riviera Colony Golf Estates Unit 4, the 299 manufactured homes sit on owned lots in Riviera Colony Golf Estates Units 1 to 3 (county use code 2, recorded as mobile homes), and the 164 condominium units are 54, 52 and 54 in Riviera Golf Estates Condo Units 1 to 3 plus 4 in Riviera Lake Villas.

The Declaration permits manufactured or modular homes only in Units I to III and block houses only in Unit IV and the Riviera Golf Estates plats, so a plat name tells a buyer the product.

Riviera Colony: a separate subdivision

Riviera Colony has its own county number and its own MLS development name. It is outside the association and the Declaration, and none of its sales or rules appears in any Riviera Golf Estates figure on this page.

How the MLS names them

The October 29, 2026 export labels the same homes Riviera Golf Estates or Riviera Colony Golf Estates, and the label does not follow the plat: 14 of the 28 manufactured-home rows carry each. This page takes the product from the county roll, never from the label.

Other Riviera names in Naples

The export also lists La Villa Riviera and Riviera at Moorings, neither on a Riviera Golf Estates address. Check the street, ZIP code and county number first.

What are the block houses in Riviera Golf Estates, Naples?

Riviera Golf Estates in Naples has 391 block houses on the 2026 county roll, dated 1981 to 2005, on the Riviera Golf Estates plats and in Riviera Colony Golf Estates Unit 4. Their sales are counted apart from the other two products.

Block houses: 391 on the county roll, built 1981 to 2005

The median Roll year built is 1989. In the 12 months to August 31, 2026, the county recorded 26 block house sales at a $387,500 median. The Declaration sets rebuild rules: one story, a two-car garage and at least 1,000 square feet of indoor living area.

Pools and outdoor rows on the record

The 2026 county roll carries a pool building row on 28 of the 391 block houses in Riviera Golf Estates and none on its manufactured homes or condominium units, and the association's community pool sits on common property.

The roll lists no dock, boat lift or seawall row on any home.

Bedrooms and baths on the MLS house rows

Of the 32 block house rows in the October 29, 2026 export, 14 list 3 bedrooms, 13 list 2, 3 list 2 plus a den and 2 list 3 plus a den, and all 32 list 2 full baths. MLS living area has a median of 1,617 square feet. In that export, 30 block houses sold from October 29, 2025 to October 29, 2026 at a $387,500 median.

Streets on the block-house plats

The roll puts the 343 plat houses mostly on Charlemagne Boulevard (91), Marseille Drive (63), Estelle (43), Fleur de Lis Lane (34) and Versailles (31). Charlemagne Boulevard also holds manufactured homes and every condominium unit, so a street name alone never shows the product.

What a block house buyer checks first

Order a survey, the pool and screen permits and a roof review, because the roll gives no roof year. The association's July 2024 architectural requirements need approval to change roof material. Confirm with the association before relying on that summary, and a Domain Realty Group agent can line these up before an offer.

What are the manufactured homes in Riviera Golf Estates, Naples?

Riviera Golf Estates in Naples has 299 manufactured homes on owned lots, all in Riviera Colony Golf Estates Units 1 to 3 and dated 1973 to 2022 on the county roll. Their prices form a separate set, so each figure names its group.

Manufactured homes: 299 on owned lots, built 1973 to 2022

The median Roll year built is 1980. In the 12 months to August 31, 2026, the county recorded 17 manufactured home sales at a $204,000 median. For September 2024 to August 2025, the county recorded 18 at a $215,000 median.

County use code 2 and what the roll calls these homes

The county files these parcels under use code 2 and prints mobile homes on the roll. That is a land-use label, not a build date, and the roll year is a tax date, not the date on the HUD data plate.

Owned lots, not rented lots

Every manufactured home on the roll sits on a lot owned with it, a separate parcel with its own tax bill, so these sales are real-property deeds. A vacant-lot buyer must start a home within 1 year and finish within 2 under the Declaration.

Replacement homes since 2010

The roll shows 25 of the 299 homes with a residence row dated 2010 or later, and none dated 2024 to 2026. The Declaration requires a replacement to be at least 24 feet wide, with a carport or attached garage, a utility shed and a paver or concrete driveway, plus association approval of the plot plan, skirt and tie-downs.

What a manufactured home buyer checks first

Ask for the HUD data plate, proof the title was retired to real property, tie-down and installation records and proof of skirting, then confirm with the association which approvals are on file. MLS living area on the 28 manufactured-home rows in the October 29, 2026 export has a median of 1,170 square feet.

What are the condominiums in Riviera Golf Estates, Naples?

Riviera Golf Estates in Naples has 164 condominium units: 160 in three condominiums on Charlemagne Boulevard and 4 in Riviera Lake Villas. The county dates them 1974 to 1979, and each condominium has its own association, budget and documents, kept apart from the houses.

Condominium units: 164 in four condominiums, built 1974 to 1979

The median Roll year built is 1978. In the 12 months to August 31, 2026, the county recorded 8 condominium sales at a $191,700 median: 6 in Unit 1, 2 in Unit 3 and none in Unit 2.

Riviera Lake Villas

Riviera Lake Villas holds 4 units under county number 600700, each dated 1975. The county recorded no villa sale in the 60 months to August 2026, and the export has no villa row, so there is no price series for them.

Two bedrooms and two baths on every MLS condo row

All 16 condominium rows in the October 29, 2026 export list 2 bedrooms, 2 full baths and 1,025 square feet of MLS living area. In that export, 11 condominium units sold at a $180,000 median, with 2 active and 3 pending on the export date.

Budgets, reserves and the milestone rules

Florida's milestone inspection, s. 553.899, and structural integrity reserve study, s. 718.112(2)(g), reach condominium buildings of three habitable stories or more; the story count of each Riviera Golf Estates condominium building is not published, so confirm it with each condominium association.

Condominium budgets are not published by the association (checked November 1, 2026). Ask for the budget, the latest reserve study and any milestone summary.

What a condominium buyer checks first

Read the condominium documents before the contract deadline and ask which floor the unit is on. A unit owner carries a condominium policy, and the lender's flood determination on the exact address governs. The Domain Realty Group contact form reaches the team.

How old are Riviera Golf Estates homes, and what should a buyer check?

Riviera Golf Estates in Naples dates from 1973 to 2022 on the county roll, with a different span for each product. A buyer should read the year built beside the roof, openings, tie-downs and permits, not alone, and order the inspections below.

Roll year built for each product

On the 2026 county roll, counting each home's earliest residence row, block houses date from 1981 to 2005 (median 1989), manufactured homes from 1973 to 2022 (median 1980) and condominium buildings from 1974 to 1979, and 242 of the 299 manufactured homes were built before 1990.

The block-house plats run 1981 to 2004 and Unit 4 runs 1991 to 2005; Riviera Lake Villas date to 1975.

Manufactured homes built before 1990

The earlier decades hold 108 homes dated to the 1970s and 134 to the 1980s. The roll puts 19 in the 1990s, 13 in the 2000s, 19 in the 2010s and 6 in the 2020s.

The 2002 statewide building code

Florida's statewide building code first applied in 2002, so a block house dated 1981 to 2001 on the roll likely predates it. Confirm the code edition and permit history with Collier County for the specific address.

Roofs, openings and tie-downs

The association's July 2024 requirements need no application for same-material roof replacement or same-size windows, but they do require approval to change roof material. The Declaration requires manufactured homes to have skirting and hurricane tie-downs that meet county code.

Inspections to order

Order a general inspection and a wind mitigation report, and ask the insurer whether it wants a roof, electrical, plumbing and air-conditioning report. For a manufactured home add the tie-down records; for a condominium unit add the budget and reserve study.

Every recorded Riviera Golf Estates sale in the prior 12 months

Each row is one qualified county deed recorded from September 2024 to August 2025: 19 block houses, 18 manufactured homes and 6 condominium units; the group column shortens Riviera Colony Golf Estates to Colony Golf Estates.

What happened to the Riviera golf course, and what is its status today?

Riviera Golf Estates in Naples no longer has an operating course: the former course closed in April 2022, and its ownership and legal status stand apart from the homeowners association. This section gives dated facts only, names the court and case number, and predicts nothing.

Who owns the former course land

The former golf course land is privately owned by La Minnesota Riviera LLC and, under Declaration section 3.1(D), is not part of the community; the course closed in April 2022, a February 2025 circuit court ruling upheld the golf-course restriction, the Sixth District Court of Appeal reversed and remanded on April 17, 2026 (No. 6D2025-0443), and no later ruling was found as of November 1, 2026.

The course closed in April 2022

Press coverage dates the end of play to April 2022 and describes 18 holes on about 94 acres. It is closed private property, not common area.

The February 2025 circuit ruling

In the dispute with the Riviera Golf Estates Homeowners Association, a Collier County circuit judge ruled on February 6, 2025 that the covenant was valid and enforceable until August 18, 2030, and the owner appealed.

The April 17, 2026 appeal decision

On April 17, 2026, in No. 6D2025-0443, the Sixth District Court of Appeal reversed and remanded for summary judgment for the land owner, writing that the restriction "was not properly preserved" under the Marketable Record Title Act.

What is not known as of November 1, 2026

The court's docket could not be read, so whether a rehearing or mandate followed is not known (checked November 1, 2026). How the land will be used is unknown; confirm status with a Florida real estate attorney.

What the course is not

The former course is not association property, and no assessment on this page is for it. The export's waterfront field is blank on all 76 joined rows, so frontage cannot be read from it.

What amenities does Riviera Golf Estates have, and what is nearby?

Riviera Golf Estates in Naples publishes its facilities on the association's website, and the shopping, beaches and hospitals buyers ask about sit within one drive in East Naples. This section names each facility, gives free-flow route miles and shows the school assignments.

The clubhouse and annex

The association's home page lists pickleball and tennis courts, a fitness center, a community pool with an adjoining Chickee Hut, card and game rooms and a clubhouse, and its sports page adds bocce, shuffleboard, horseshoe pits and an annex billiards room.

The clubhouse has a full kitchen and restrooms with showers, and a key card opens the recreation facilities.

Pool and Chickee Hut

The community pool and Chickee Hut sit on common property. Pool hours: Information not available at time of publishing (checked 2026-11-01).

Courts and games

The court count is not published by the association (checked November 1, 2026). The sports page lists pickleball on most mornings, tennis on Saturdays and the shuffleboard courts south of the clubhouse; schedules change by season.

The residents' golf league

The residents' golf league plays at Lakewood Golf Course, part of the separate Lakewood community, whose booking page lists the course as open to the public.

The sports page lists the league for Wednesday mornings at 7:00 a.m.

Schools by address

Collier County Public Schools' address lookup for school year 2026 to 2027 assigned all 12 sampled Riviera Golf Estates addresses to Lely Elementary, East Naples Middle and Lely High, graded A, A and B for SY26, and assignment is by address and can change, so confirm it with the district.

What the association does not list

The association does not publish a court count, pool hours or the facilities of the condominiums and villas. Entrance work on County Barn Road is expected to finish in November 2026. Browse current Riviera Golf Estates listings.

Who governs Riviera Golf Estates in Naples, and what are the dues?

Riviera Golf Estates in Naples is governed by the Riviera Golf Estates Homeowners Association, with separate condominium associations for its condominium units. No association publishes a dues amount, so this section reports what the recorded Declaration, Bylaws and posted forms say, what the October 29, 2026 MLS export shows as supporting data, and what a buyer should request.

The Riviera Golf Estates Homeowners Association

The Riviera Golf Estates Homeowners Association is the master association whose recorded Declaration binds the lots, and its public website posts the Declaration, Bylaws, Articles, Rules and Regulations and a list of forms. The Declaration states that its covenants renew automatically in 10-year periods unless two-thirds of the voting interest votes to end them.

The condominium associations

The 164 condominium units are 54, 52 and 54 in Condo Units 1 to 3 and 4 in Riviera Lake Villas. Each of the three condominiums has its own association under Chapter 718, the Florida Condominium Act. The pages read do not say whether condominium owners also pay the homeowners association assessment, so ask both. Request each condominium association's budget and latest reserve study before an offer.

Governing documents the association posts

The association posts Rules and Regulations adopted February 25, 2025, architectural review requirements dated July 2024, a Pet Registration Form from January 2026, and sale and rental forms listed as October 2026 uploads. Exterior changes go through architectural review, and s. 720.3035 requires a written denial that states the rule relied on. Article 11 of the Declaration rests on a federal exemption that s. 760.29(4) of the Florida Fair Housing Act also recognizes; read Article 11 itself.

Dues: not published

The Riviera Golf Estates Homeowners Association does not publish its dues: its Bylaws set assessments in quarterly installments paid in advance as an equal share per lot, with a $25 late fee per quarter, 18 percent interest and special assessments capped at 15 percent of the annual budget without majority consent. The amount is not published by the association (checked November 1, 2026), so ask for the current budget and an estoppel certificate. Condominium dues: Information not available at time of publishing (checked 2026-11-01).

What the Bylaws say about assessments

The Bylaws adopt the budget each year after at least 14 days of notice of the budget meeting, with a pooled reserve for capital items and deferred maintenance. Special assessments cover unusual, unexpected or non-recurring costs, and the notice must state the purpose. Assessments are a lien on the lot, and 90 days of delinquency can suspend use of common areas.

MLS fee fields from the October 29, 2026 export

Because no association publishes dues, the only fee figures on this page are what listing agents typed into the October 29, 2026 MLS export, shown in one table row per product as supporting data and never as an association's rate. We tracked the Total Annual Recurring Fees field on every joined listing row (Southwest Florida MLS, as entered by listing agents, export of October 29, 2026). Label: SUPPORTING, as entered by listing agents, the October 29, 2026 export, never the association's rate.

Product MLS rows Total annual recurring, median (MLS) Range (MLS)
MLS Block houses 32 $1,724 $1,672 to $3,448
MLS Manufactured homes 28 $1,724 $1,540 to $1,824
MLS Condominium units 16 $6,720 $6,000 to $7,152

A missing entry is missing, not zero, and the table does not say what any entry covers.

Florida's disclosure summary, s. 720.401

Section 720.401 of the Florida Statutes requires a prospective buyer of a parcel in a mandatory-membership homeowners' association to receive a disclosure summary before the contract, and as the statute words it the contract is voidable within 3 days after receipt. Ask for the summary with the contract. Not legal advice; ask a Florida real estate attorney. To request the association's documents, contact Domain Realty Group.

What does association approval take when you buy in Riviera Golf Estates?

Riviera Golf Estates requires Board approval of a buyer before closing: an application with a fee, a lead time ahead of closing, background checks, a call with a director and an account free of open violations. Plan contract dates around the Board's window, and ask the association for its latest forms.

The application and its fee

The association's application fee is $500, of which $150 is non-refundable and $350 is refunded if the sale fails, with $100 for an owner moving within the community and $250 for an approved renter; the application is due 20 days before closing, the Board has up to 60 days, silence counts as approval per the form, and a pre-closing call with a director is required. The sale form also lists a pet registration form, a background check form, ID for every occupant and the executed contract. Confirm with the association that the fee is current.

Timing: 20 days before closing

Both the sale form and Declaration section 9.3 set the 20-day lead time. Build it into the contract: a closing that arrives before approval is a listed ground for disapproval, and an unapproved sale is void unless the Board later approves it in writing.

The Board's decision window

The Declaration gives the Board 20 days after it receives the notice and all requested information, or at most 60 days after notice, whichever comes first. Disapproval is limited to listed grounds and needs an opinion of counsel. A first mortgagee that acquires title is exempt from this step.

The pre-closing call with a director

The sale form describes the call as informational and says the sale cannot close until it is done. Schedule it once the contract is signed, since a director's availability can set the closing date.

Background checks

The sale form and Rules say the association's management company runs criminal and credit checks on buyers and the other occupants. The Declaration lists the grounds for disapproval, with a Fair Credit Reporting notice on the credit-related ground, and an incomplete application or false information is itself a listed ground.

Open violations at closing

The Rules, adopted February 25, 2025, require the seller's account to be current and open violations to be cured or assumed by the buyer in writing. The buyer funds an escrow equal to the average of two repair quotes, or $5,000 if there are no quotes, and the cure must finish within 6 months or the association uses the escrow.

Estoppel and unpaid assessments

The Declaration requires the association to provide an assessment-paid certificate within 15 days of a request. A new owner is jointly and severally liable with the seller for assessments that came due before conveyance, so order the certificate early and have our agents or the title company confirm it shows the account current.

What are the leasing and pet rules in Riviera Golf Estates, Naples?

Riviera Golf Estates in Naples limits leasing to 2 leases a year, limits each home to 2 pets and layers Collier County registration for short-term rentals on top. The recorded Declaration and the association's forms differ on a new owner's first two years, so get the answer in writing before relying on a lease plan.

What the recorded Declaration allows

The recorded Declaration allows at most 2 leases a year, each lasting from 90 days to 1 year, with no subleasing. The lease must cover the whole home, be in writing and name a natural person as lessee. The owner applies to the Board, which has 20 days to respond, and an owner may not use the recreation facilities while the home is leased.

What the association's sale and rental forms add

The association's sale and rental forms, posted on its website, also say a new owner may not lease the home for the first two years, a rule the recorded Declaration text does not contain, so confirm with the association before relying on either document.

Which document to confirm

Ask the association, in writing, whether the two-year rule applies to the home you are buying and when the clock starts. A title search shows the recorded Declaration but not the association's forms. A Florida real estate attorney can say how this applies to a specific purchase.

The renter application

A lessee applies to the association, and the renter's processing fee is the figure in the application summary above. The rental form asks for the application at least 14 days before the rental starts, plus a Rental Affidavit Form and the lease.

Pets

The Declaration allows up to 2 dogs, cats or caged birds per home, and a tropical fish aquarium does not count. Pets are leashed or carried outside and registered with the association. Poultry and livestock are not allowed, and a nuisance pet can be ordered removed on 3 days of written notice.

Collier County short-term rental registration

Riviera Golf Estates sits in unincorporated Collier County, where Ordinance 2021-45, effective January 3, 2022, requires short-term vacation rentals to register with the county, with a Florida vacation rental license and a responsible party. County registration never overrides association rules, and the Declaration's 90-day minimum puts nightly and weekly stays outside what it allows.

What are property taxes on a Riviera Golf Estates home in Naples?

Riviera Golf Estates in Naples is taxed at one of two 2026 millage totals, which share the same county, school and fire lines, and no special district line appears. The tables below show each authority's mills and an illustration of how a total applies to a price. A seller's bill is not a buyer's bill.

Two millage rates

Riviera Golf Estates homes sit in seven Collier County millage areas at two 2026 rates, with no community development district: 10.3696 mills for 177 block houses and all 164 condominium units, and 10.4721 mills, which adds a Collier County lighting line, for 214 block houses and all 299 manufactured homes. The lighting line, at 0.1025 mills, is the only difference. Browse Riviera Golf Estates homes for sale by product.

Taxes table: the 2026 authority lines

The 10.3696 total covers millage areas 106 and 267, and the 10.4721 total covers areas 215, 93, 159, 89 and 184.

The 2026 county roll lists the Greater Naples Fire Rescue District, at 2.0000 mills, on every Riviera Golf Estates tax bill.

Non-ad valorem lines

The 2026 roll shows $269.77 in non-ad valorem charges on 390 of the 391 block houses and on all 299 manufactured homes. It shows $0 on 160 of the 164 condominium units, and the other 4 carry the same charge. The roll does not name the individual lines, so ask the seller for the bill's line detail.

No community development district

The 2026 county roll lists no community development district, and Collier's layer returned none at the community centroid. A 2023 proposal for an independent special district to assess owners was rejected by county commissioners in January 2024 and never took effect.

Homestead and Save Our Homes

A buyer who makes the home a primary residence may claim the homestead exemption, and the Florida Department of Revenue lists a 2026 additional exemption maximum of $26,411. Save Our Homes caps annual assessed-value growth, and the 2026 cap is 2.7 percent. The cap does not transfer to a buyer, so confirm eligibility with the Collier County Property Appraiser.

Why a current bill is not your bill

A seller's bill reflects the seller's assessed value, exemptions and cap. The first bill after a purchase resets to the purchase-year assessment, which is why this page prints no median bill by product and works the examples below from prices.

What do worked cost examples show for a Riviera Golf Estates home?

Riviera Golf Estates in Naples has three product types, so this page works one example for each from the county's 12-month median price, each an illustration of annual property tax and not a bill. The examples use the 2026 millage for each home's area and leave out insurance and association costs, which vary by home.

How the examples are built

Each row is an illustration, not a bill: the price stands in for the taxable value, the group's 2026 millage total is applied, and the non-ad valorem charge is added. The with-homestead column applies the 2026 homestead exemption, including the additional exemption on the non-school lines.

Example Price (taxable value) Ad valorem Non-ad valorem Total With homestead
Block house at the county T12 house median, 10.4721 mills $387,500 $4,057.94 $269.77 $4,327.71 $3,898.86
Manufactured home at the county T12 median, 10.4721 mills $204,000 $2,136.31 $269.77 $2,406.08 $1,977.23
Condominium unit at the county T12 median, 10.3696 mills $191,700 $1,987.85 $0 $1,987.85 $1,564.26

A block house at the county median

Block houses sit at either rate, so this example takes the county's 12-month median for block houses to August 31, 2026 and applies the higher rate. The result is shown in the table: a total of $4,327.71, or $3,898.86 with homestead.

A manufactured home at the county median

For manufactured homes on owned lots, the example uses the county's median for the same 12 months. All 299 manufactured homes are at the higher rate. The ad valorem tax is $2,136.31, and with homestead the total comes to $1,977.23.

A condominium unit at the county median

For condominium units, the example uses the county's median for the same 12 months at the lower rate. The ad valorem tax of $1,987.85 is the whole bill because most condominium units carry no non-ad valorem charge on the roll. With homestead the example comes to $1,564.26.

What the examples leave out

The examples leave out the association assessment, condominium dues, insurance, flood coverage, repairs and any loan. They assume the price equals the taxable value, which an assessment may not match, and that the buyer qualifies for homestead.

Is Riviera Golf Estates in Naples in a flood zone, and how do storms and insurance work?

Riviera Golf Estates in Naples does not sit in one flood zone: a 60-point sample on FEMA's effective map puts 12 of 16 manufactured-home points in Zone AE and none of the 10 condominium and villa points. Insurance depends on the product, the roof, the tie-downs and the exact address, so check each before an offer.

The 60-point sample on the effective map

On effective FEMA panel 12021C0601J (February 8, 2024), 42 of 60 sampled Riviera Golf Estates address points map in Zone X and 18 in Zone AE: 12 of 16 manufactured-home points, 5 of 32 block-house points and 0 of 10 condominium and villa points are AE, so zones vary by lot and the lender's flood determination on the exact address governs. A sample is not a determination.

Manufactured sections and Zone AE

The manufactured sections, Riviera Colony Golf Estates Units 1 to 3, carry the most sampled Zone AE exposure in the community. A buyer on an AE lot should ask for the elevation certificate. Collier County's library returned 169 certificates inside the community's envelope, which can catch neighboring parcels, so match any certificate to the exact address.

Block houses and condominium units

The 5 sampled block-house points in Zone AE sit in the Riviera Colony Golf Estates Unit IV and Unit 4 plats, and the rest map in Zone X. All 10 condominium and villa points map in Zone X. A Zone X home can still carry a flood policy.

The preliminary map and its appeal period

The preliminary panel 12021C0601K is under review, its appeal period opened on August 19, 2026, and Collier County's layer places all 60 sampled points in evacuation Zone C. One manufactured-home point moves from AE to X on the preliminary map and the other sampled zones are unchanged, though the sample cannot show lots that might move the other way.

Evacuation zone

An evacuation zone letter is set for storm surge. It tells a resident when an order reaches the address, not how much wind a building can take. Look up the exact address on the state's Know Your Zone tool, and compare other Naples communities the same way.

Insurance by product

Block houses usually carry an HO-3 policy, condominium units an HO-6 policy, and manufactured homes a manufactured-home policy. Where an association's master policy ends and an HO-6 begins depends on each declaration. Ask an agent about a wind mitigation report, a 4-point inspection and roof condition. This page prints no quote.

Wind and the manufactured-home code era

Roll year built is a tax-roll year, not the date on a home's HUD data plate, so the plate sets a manufactured home's real build date and wind zone. The roll lists 242 of the 299 manufactured homes as built before 1990, and its earliest year is 1973. Insurers weigh build date, wind zone and tie-down records.

Storm history as reported

Hurricane Wilma made landfall in Collier County on October 24, 2005, Irma reached Marco Island on September 10, 2017, and Ian struck on September 28, 2022. The National Hurricane Center reported inundation of 6 to 9 feet above ground level in Naples for Ian, a coastal figure. No report found for this page ties any of these storms, or Helene or Milton, to a Riviera Golf Estates address.

What should you know before buying a manufactured home in Riviera Golf Estates?

Riviera Golf Estates in Naples has manufactured homes on owned lots, and a buyer of one should check six items beyond price: retired title, the HUD label and data plate, foundation and tie-downs, wind zone, installation records and lender requirements. This is general information, not legal advice; a Florida real estate attorney can review the documents for a specific home.

Title retired to real property

Fannie Mae's Selling Guide, section B5-2-05, says the closing agent must make sure the certificate of title is properly retired where state law allows, and the borrower signs an affidavit of affixture. Ask the title company to confirm the title was cancelled, the affidavit was recorded and the legal description includes the home. Naples buyers should do this before the inspection period ends.

The HUD label and data plate

Fannie Mae's guide defines a manufactured home as built on a permanent chassis, attached to a permanent foundation, with a HUD Data Plate and HUD Certification Label. The red labels sit on the exterior of each section, and the data plate is inside the home. A missing label can stall an appraisal. Homes built before June 15, 1976 cannot carry the label, and the roll's earliest year here is 1973.

Permanent foundation, tie-downs and skirting

The Declaration requires skirting and hurricane tie-downs. Fannie Mae's guide asks that the foundation suit soil conditions and meet local and state codes, and Freddie Mac's guide asks for proof of attachment to a permanent foundation. Request the tie-down certificate and any engineer's letter.

Wind zone check

A HUD data plate states the wind zone a home was built for. Federal rules at 24 CFR 3280.305 place some Florida counties in a higher wind zone, and the pages read for this page do not confirm whether Collier is among them. Have an inspector or agent confirm Collier's wind zone against the regulation and the plate.

Installation and permit records

Ask the seller for the installation paperwork, the county permit records for the home and any addition, the tie-down compliance record and a photo of the data plate. Lenders and insurers both look at them.

What the lender guides say

Fannie Mae and Freddie Mac want the home and the land treated as one parcel of real property backed by a single lien, with the label, plate and permanent foundation described above. Both publish limits that change, so this page promises no loan program; ask a lender early.

Replacement home rules in the Declaration

The Declaration requires a replacement manufactured home to be at least 24 feet wide, certified by the manufacturer, and at least 1,000 square feet, with a carport or attached garage, an attached utility shed and a concrete or paver driveway. The plot plan, setbacks, skirting and tie-downs need association approval first.

Riviera Golf Estates vs Lakewood: how do the two East Naples communities compare?

Riviera Golf Estates and Lakewood are separate East Naples communities in Naples ZIP 34112, and the table below sets their county records side by side for the 12 months to August 31, 2026. Each row compares like with like, because Lakewood has no manufactured homes.

Products side by side

Riviera Golf Estates has 391 block houses, 299 manufactured homes on owned lots and 164 condominium units. Lakewood has 367 houses and 610 condominium units on the 2026 county roll.

County figures side by side

Counts are county-recorded sales; mileage is a straight line, not a road route.

County Riviera Golf Estates condominiums subject 8 $191,700
County Lakewood houses 1.28 21 $462,500
County Lakewood condominiums 1.28 37 $252,000

Golf: closed here, public there

The Riviera golf course closed in April 2022 and is not part of the community. Lakewood is a separate community with its own associations and its own golf course, so none of its sales, fees or rules is a Riviera Golf Estates figure, and the residents' league that plays there makes it no part of this community.

Associations and rules

Riviera Golf Estates answers to its Homeowners Association and a recorded Declaration; Lakewood answers to its own associations, so confirm with the association that governs the exact address.

Where each sits

Riviera Golf Estates has its entrance on County Barn Road near Rattlesnake Hammock Road. Lakewood sits on Lakewood Boulevard in the same ZIP, 34112.

How do Riviera Golf Estates home prices compare with nearby East Naples communities?

Riviera Golf Estates home prices in Naples read best beside nearby East Naples communities, each measured from the same Collier County deed records for the 12 months to August 31, 2026. The tables keep each product with its own kind, so no median here blends products.

Linked peer pages

Four peers have their own pages: Royal Wood, Kings Lake, Glen Eagle and Falling Waters.

How to read a peer median

A median is the middle recorded sale, so read any row under six sales, such as three Royal Wood house sales, as a data point. Peers differ in product mix, building years and association terms, so the tables rank nothing.

How do you buy a home in Riviera Golf Estates, Naples, step by step?

Buying a home in Riviera Golf Estates in Naples takes five steps, and the first choice, a block house, a manufactured home on an owned lot or a condominium unit, sets the paperwork that follows. Every buyer also reads Article 11 and gets association approval before closing.

Step 1: pick the product

Choose the product first, because each is priced separately on this page. Browse the current listings, then save a search and get new listings by email.

Step 2: read Article 11 and the leasing rules

Read Article 11 of the recorded Declaration before making an offer, then the leasing rules: at most 2 leases a year of 90 days to 1 year, while the association's posted forms also bar leasing in a new owner's first two years, so confirm with the association.

Step 3: get the association documents

Ask for the Declaration, Bylaws, Rules and Regulations, sale and pet forms, and an estoppel certificate from each association that bills the home. Condominium buyers also request the budget and latest reserve study.

Step 4: inspect, insure and check the flood zone

Order a general inspection plus wind mitigation and four-point reports, then get insurance quotes: HO-3 for a block house, HO-6 for a condominium unit. The lender's flood determination on the exact address governs, because zones vary by lot.

Step 5: apply and close

Submit the application to the association's management company at least 20 days before closing; a pre-closing call with a director is required. This is general information, not legal advice.
