Key takeaways for Kings Lake buyers in Naples
Kings Lake in Naples is a built-out resale community of 1,166 homes, and the eight figures below give its shape: what stands there, what it sold for, what the association budget says and what the flood map shows. Each figure is sourced in the sections that follow.
- The 2026 Collier County roll counts 1,166 homes in ZIP 34112: 336 single-family homes and 830 condominium-coded units, of which 770 sit in 11 condominium associations and 60 are attached homes recorded on the plats.
- County residence years run from 1980 to 2019 with a median of 1985, and 948 of the 1,166 homes are dated in the 1980s.
- In the 12 months to August 31, 2026 the county recorded 61 qualified sales: 43 condominium-coded sales at a $240,000 median and 18 single-family sales at $747,500, and the highest condominium-coded sale, $470,000, sits below the lowest single-family sale, $480,000.
- The master association's adopted 2026 budget sets $472 per unit per year across 1,173 assessed units, a board meeting to adopt the 2027 budget is listed for November 16, 2026, and condominium dues are not published.
- There is no CDD, and 1,165 of the 1,166 homes sit in millage areas that total 10.4721 mills; one home is at 10.3696.
- All but 3.6 percent of the planned development's mapped acreage lies in Zone AE, a Special Flood Hazard Area, so the exact home's own flood determination decides what applies.
- The master association's recorded leasing amendment sets a minimum lease term of 30 days and at most 12 leases a calendar year for single-family homes, and condominium owners answer to their own association.
- A condominium resale buyer has 7 days, not counting weekends and legal holidays, to cancel under s. 718.503, Florida Statutes.
What Kings Lake homes and condos are for sale in Naples right now?
The searches below show every Kings Lake listing in Naples that the Southwest Florida MLS carries, held to the community by 13 MLS Sub names and a map box drawn from the planned development's extent. The price links are sized to the 61 recorded sales of the last 12 months, and every purchase here is a resale.
Every listing is pulled live from the Southwest Florida MLS by our search, so the results change from day to day.
Single-family homes
- Kings Lake single-family listings in Naples
- Kings Lake listings from $400,000 to $700,000
- Kings Lake listings at $700,000 and above
The first link filters by MLS property type, and the two price links filter by price alone, so neither price link narrows a search by product. The county record shows how they behave: all 10 sales at $700,000 and above were single-family homes, while the 12 sales from $400,000 to $699,999 were 8 single-family and 4 condominium-coded. The property-type link follows the MLS label rather than the county code, so it also returns the one Villas At Kings Lake sale typed "Single Family"; the section "What homes are in Kings Lake, Naples, by product?" shows where the two classifications part ways.
Condominiums in the 11 associations
- Kings Lake condominium listings in Naples
- Kings Lake listings under $250,000
- Kings Lake listings from $250,000 to $400,000
The condominium link filters by MLS property type and the two price links by price alone. Under $250,000 matches 24 of the 61 recorded sales, every one condominium-coded, and $250,000 to $399,999 matches 15, also all condominium-coded. Because the property-type link reads the MLS building label, it can miss the two "Villa Attached" rows. Active counts by band at the export date sit under the section "What does the MLS show about Kings Lake homes and condos in Naples?"
New on the market in the last 30 days
This link keeps the same search but limits it to listings with 30 or fewer days online. A new listing can arrive in any band and either product, so check it to catch a particular building or street the week it posts.
What the MLS calls Kings Lake
In the October 29, 2026 export, all 106 Kings Lake rows carry the Development name KINGS LAKE and ZIP 34112. The Sub/Condo field splits them into 13 names: Kings Lake (24 rows), Hamptons At Kings Lake (13), Greenfield Village (13), Greenwood Village At Kings Lake (10), Camelot At Kings Lake (9), Courtyard At Kings Lake (8), Steeplechase Of Naples (7), Windsor At Kings Lake (7), Tamarynd Place (4), Courtyard Village (4), Woodlands (3), Bristol Square (3) and Villas At Kings Lake (1). Rows for a different MLS development, Mockingbird Crossing, are left out.
Our search pairs those 13 names with a map box drawn from the planned development's mapped extent plus a small margin, about 1.21 miles north to south by 0.71 miles east to west. The names do the filtering, and the box stops generic labels such as Woodlands or Bristol Square from matching developments elsewhere. The box is not a boundary, so a listing filed under an unlisted name can slip past it; all Naples listings is the wider net.
What a search cannot filter
Our search can set price, recency, property type and the MLS names, and that is all. It cannot sort by lake frontage, building stories, a private pool, roof year or which condominium association governs a unit, because the export we hold has no usable value for those fields on these rows. The MLS field for a gate is blank on all 106 rows. Ask the seller for what the listing leaves out, and read the recorded declaration for the rest.
Turnover: 61 of 1,166 homes in 12 months
The county recorded 61 qualified improved sales on the 1,166 homes in the 12 months to August 31, 2026, which is 5.2 percent of the homes, or about five a month. Single-family homes account for 18 of 336 and condominium-coded units for 43 of 830, and no vacant-land sale was recorded. Some homes trade before they reach the MLS, so name the product and street you want and we will keep watch: contact our team or reach our agents.
What homes are in Kings Lake, Naples, by product?
Kings Lake in Naples has 1,166 homes on the 2026 county roll: 336 single-family homes and 830 condominium-coded units, dated 1980 to 2019. The 830 are 770 units in 11 condominium associations and 60 attached homes recorded on the plats. The tables separate the products, because the county, the MLS and the deed do not always use one label.
| Product | County use | Plats or associations | Homes | Residence years (median) | Homestead |
|---|---|---|---|---|---|
| Single-family homes | Single-family (use 1) | Kings Lake plats, Units 1 to 4 and replats | 336 | 1980 to 2019 (1985) | 235 of 336 |
| Attached homes recorded on the plats | Condominium (use 4) | The same plats | 60 | 1984 to 1986 | 31 of 60 |

| All condominium-coded units | Condominium (use 4) | Plats and associations | 830 | 1981 to 2001 (1985) | 361 of 830 |

One planned development, three kinds of home
Kings Lake is a deed-restricted planned development in unincorporated East Naples. The county roll holds 1,199 parcels under 22 plat and condominium numbers, 6 plat numbers and 16 condominium numbers. Of those parcels, 1,166 carry a residence, 6 are commercial-use parcels left out here (the Kings Lake Square tract, covered under "Where is Kings Lake in Naples, and how did it develop?") and 27 are common tracts, lakes, roads or vacant lots. The homes are 336 single-family, 60 attached and 770 in condominium associations, which add to 1,166.
Single-family homes: 336 on the Unit 1 to 4 plats and replats
All 336 single-family homes sit on the Kings Lake plats, with residence years from 1980 to 2019 and a median of 1985. Each residence year comes from the earliest residential building row on the roll, not from a certificate of occupancy. The table splits both county products by decade.
| Decade of residence year | Single-family homes | Condominium-coded units |
|---|---|---|
| 1980s | 312 | 636 |
| 1990s | 16 | 190 |
| 2000s | 6 | 4 |
| 2010s | 2 | 0 |
| All decades | 336 | 830 |
Attached homes recorded on the plats: 60
Sixty attached homes sit on the Kings Lake plats rather than in a condominium number, and the roll codes them as condominium units: Bristol Lane (38), Buckingham Lane (18) and Santa Cruz Boulevard (4). Their residence years run from 1984 to 1986, and they are the reason the 830 and the 770 differ by exactly 60. The associations around them are described under "Which associations and streets make up Kings Lake in Naples?"
Condominium units: 770 in 11 associations
The 11 condominium associations hold from 4 to 136 units each. The Hamptons has 136, Greenwood Village 112, Tamarynd Place at Kings Lake 90, Greenfield Village 88, Steeplechase of Naples 72, Courtyard at Kings Lake 1 to 6 (one association, six county numbers) 72, Courtyard Village at Kings Lake 60, Camelot at Kings Lake 56, Windsor at Kings Lake 56, Bristol Square 24 and Kings Lake Woods 4, which add to 770. For the wider market, see Naples condos for sale.
County product codes and MLS building design
The county codes 336 homes as single-family and 830 as condominium. The MLS labels differ on three rows: the one Villas At Kings Lake sale is typed "Single Family", and one Kings Lake row and one Tamarynd Place row are typed "Villa Attached". Every other condominium row is "Low Rise (1-3)". That label is a design class spanning one to three stories and does not state any building's stories, a point the section "What does a Kings Lake condo buyer in Naples need to know?" takes up. County figures here use the county's words, and MLS figures use the quoted labels with the export date.
Residence years, homestead and how the deed settles the product
The 2026 roll shows a homestead exemption on 596 of the 1,166 homes (51.1 percent): 235 of 336 single-family homes (69.9 percent), 361 of 830 condominium-coded units (43.5 percent), 266 of 396 homes on the plats (67.2 percent) and 330 of 770 in the associations (42.9 percent). This is a tax-roll fact and nothing more: it describes no one's circumstances, and a seller's exemption does not carry over to a buyer.
The county plat or condominium number on the deed, not the listing's Sub field, settles which part of Kings Lake a home is in and which associations govern it.
What have Kings Lake homes and condos sold for in Naples?
In the 12 months to August 31, 2026, the county recorded 61 qualified Kings Lake sales in Naples: 43 condominium-coded sales at a $240,000 median and 18 single-family sales at $747,500 (the midpoint of the two middle sales). Data updated: October 2026.
The 12 months to August 31, 2026
We tracked every qualified sale the county recorded in the 22 Kings Lake plat and condominium numbers from 2017 through August 2026, and sorted each by product before printing a median. August 31 closes the window because the county file's last fully qualified month is August. Product lines come first, since the all-homes line blends two markets.
| Group (12 months to Aug. 31, 2026) | Sales | Median | Range |
|---|---|---|---|
| Condominium-coded units | 43 | $240,000 | $150,000 to $470,000 |
| Single-family homes | 18 | $747,500 (midpoint) | $480,000 to $1,150,000 |
| All homes (43 condominium-coded at $240,000 plus 18 single-family at $747,500) | 61 | $280,000 | $150,000 to $1,150,000 |
| Kings Lake plats, all uses | 19 | $710,000 | $385,000 to $1,150,000 |
| Condominium associations | 42 | $239,950 (midpoint) | $150,000 to $470,000 |
Single-family sales
The 18 single-family sales ran from $480,000 to $1,150,000: 1 between $400,000 and $499,999, 3 between $500,000 and $599,999, 5 between $600,000 and $749,999, 8 between $750,000 and $999,999 and 1 at $1,000,000 or more.
Condominium sales by association
The Hamptons recorded 7 sales at a $265,000 median ($220,000 to $300,000), Greenfield Village 7 at $220,000 ($185,000 to $300,000) and Camelot at Kings Lake 8 at $250,000 ($150,000 to $300,000). Groups of three to five sales are too thin for a median in prose, so Greenwood Village (5), Windsor at Kings Lake (4), Tamarynd Place at Kings Lake (3), Steeplechase of Naples (3) and Courtyard at Kings Lake 1 to 6 (3) appear in the table only. Single sales are listed, never medianed, and Kings Lake Woods recorded none.

Two markets that do not overlap
Every condominium-coded sale in the 12 months was $470,000 or less, and every single-family sale was $480,000 or more, so the two products traded in separate price ranges. One headline number for Kings Lake therefore averages two markets and describes neither. The county's finer bands show the split in steps.
| Price band | Condominium-coded | Single-family |
|---|---|---|
| Under $250,000 | 24 | 0 |
| $250,000 to $299,999 | 10 | 0 |

The prior 12 months: 43 sales
The 12 months to August 31, 2025 hold 43 qualified sales with a blended median of $315,000. A blended line follows what sold, and the mix differs: 16 of those 43 sales were single-family, against 18 of the 61 in the later window, and condominium-coded sales number 27 against 43. The associations differ too. Greenwood Village recorded 9 sales in the earlier window against 5 in the later, and Steeplechase of Naples none against 3, which sit at the top of the condominium range. Compare product lines, each beside its count.
| Group (12 months to Aug. 31, 2025) | Sales | Median | Range |

A 12-month price ladder
The ladder sorts the 61 sales into the four bands used by the search links. The lowest, second and top bands each held one product only, and the third band mixed the two.

Sales by year, 2017 to 2026, by product
Each row below counts the qualified sales of one calendar year, 2026 stopping at August 31. A median describes only that year's sales, so it travels with its count: single-family counts run from 8 to 29 a year and condominium-coded counts from 30 to 70. Which associations sell in a year shapes the condominium median, because Steeplechase of Naples and Tamarynd Place sales sit at the top of that range and Courtyard and Camelot sales at the bottom.
| Year | Single-family homes | Condominium-coded units |
|---|---|---|
| 2017 | 18 at $425,000 (midpoint) | 57 at $164,500 |

The tables split the rows by building design and by Sub/Condo name and never blend them. One "Single Family" sold row, at $385,000, is the Villas At Kings Lake sale typed that way, so the MLS ranges for the two designs do not separate as cleanly as the county's.

Living area by product
Living area here is what listing agents typed into the MLS. The county's size field is not usable as living area, so every square-foot figure on this page comes from the October 29, 2026 export. Sold "Low Rise (1-3)" units run from 802 to 2,130 sq. ft. with a median of 1,090. Sold "Single Family" homes run from 1,532 to 3,322 sq. ft. with a median of 2,316. The two sold "Villa Attached" rows are 1,335 and 1,792 sq. ft. Active "Low Rise (1-3)" listings run from 911 to 2,165 sq. ft. and active "Single Family" listings from 1,768 to 2,993.
Price per MLS living square foot
Dividing each sold price by its MLS living area gives a median of $203 per MLS living square foot for "Low Rise (1-3)" across 47 sold units and $289 for "Single Family" across 18 sold homes, in the October 29, 2026 export. These use agent-entered living area, and we print none by street. A per-foot figure describes a group, not one home.

By design, "Low Rise (1-3)" shows 75 days across 47 rows and 93.1 percent of last list price, and "Single Family" shows 55 days across 17 rows with a value and 95.0 percent across 18. Among Sub names, the readable groups are Kings Lake at 68 days (15 rows), Hamptons At Kings Lake at 78 (9), Greenfield Village at 56 (8) and Camelot At Kings Lake at 72 (7).
Why the county and MLS counts differ
The county counts qualified deeds through August 31, 2026, while the MLS counts sold listings by closing date through October 2026. Six county sales were recorded in September and October 2025, before the MLS window opens: 5 single-family and 1 condominium-coded. Six MLS sales closed in September and October 2026, after the county file ends. In the ten months both sources cover, November 2025 to August 2026, the MLS shows 61 closings and the county 55 qualified sales. The cause is not stated in either file, so the sources are never blended; the county side is under "What have Kings Lake homes and condos sold for in Naples?"
Active and pending at the export date
At the export date there were 34 active listings and 5 pending, all five pending in "Low Rise (1-3)". By design, the 34 active are 25 "Low Rise (1-3)" and 9 "Single Family". Across the four search price bands, in the order under $250,000, $250,000 to $399,999, $400,000 to $699,999 and $700,000 and over, the 34 active listings split 13, 10, 4 and 7 at the export date. The export holds no filled lake-frontage, private-pool, roof-year or building-stories value for these rows, so none appears here as a count.
Where is Kings Lake in Naples, and how did it develop?
Kings Lake in Naples sits on the south side of Davis Boulevard (State Road 84) between Airport-Pulling Road and Santa Barbara Boulevard, in unincorporated East Naples, ZIP 34112. It is a built-out planned development: the developer partnership registered in 1978, covenants were recorded in 1979 and first homes date from 1980. Every purchase is a resale.
On Davis Boulevard between Airport-Pulling Road and Santa Barbara Boulevard
The north frontage on Davis Boulevard is the one edge that a first-party page confirms: the Publix store page and the master association's own list of common property both place the community there. The Airport-Pulling Road and Santa Barbara Boulevard bracket rests on the State Road 84 route description and on the planned development's extent in our county layer. No first-party page we read states the east or south edge, so this page names no road for either. Distances from the entrance sit under "What is near Kings Lake in Naples, and which schools and services serve it?"
Section 7, Township 50 South, Range 26 East and the ZIP 34112 roll
The 2026 Collier County roll places Kings Lake in Section 7, Township 50 South, Range 26 East, and holds the homes under 22 plat and condominium numbers, all ZIP 34112: 6 plat numbers (Units 1 to 4 and their replats) and 16 condominium numbers, since Courtyard at Kings Lake is recorded under six. This page prints names, not numbers. Which number a given home sits under is a title question, taken up under "What homes are in Kings Lake, Naples, by product?" The shopping center on the Davis Boulevard edge carries a different mailing ZIP, explained once under "How do you buy a home in Kings Lake, Naples, step by step?"
The planned development on the county record
The county zones the land as the KINGS LAKE PUD, petition R-80-24, also filed as the King's Lake DRI. The ordinance chain is 80-83, 82-52 and 84-12 from 1980 to 1984, then 08-67 in 2008, whose substance the sources we read do not publish. The county lists the planned development as built out, on about 310 acres as computed from its polygon. No rezone or PUD amendment inside it surfaced in the 18 months to August 12, 2026 in the county agenda search we carried.
From 1978 to 2019: a timeline
Dates come from recorded instruments, state records and county building records, as carried.
| When | What the record shows |

| July 27, 1979 | Declaration of Protective Covenants for Unit 1 executed |
| August 2, 1979 | Master association incorporated |
| November 9, 1979 | Covenants recorded |
| 1980 | First homes completed (8), then 46 in 1981 and 150 in 1982 |
| 1985 and 1986 | Peak years, 214 and 199 units |
| December 31, 1986 | Developer partnership cancelled |
| By end of 1994 | About 98.5 percent of homes complete |

Who developed Kings Lake
The state corporate record, as carried, shows a Florida limited partnership named Kings Lake, Ltd., registered August 8, 1978 and cancelled December 31, 1986. This page names no individual connected with it. We found no builder list, sell-out date or original price, and no press coverage of the 1979 launch, so the history rests on recorded instruments and county files.
Kings Lake Square: the commercial tract inside the PUD
Kings Lake Square is the shopping center on the community's Davis Boulevard frontage, and it sits inside the planned development, not beside it. The county's 2008 PUD amendment calls the tract "previously developed as the Kings Lake Square Shopping Center." Publix store 1458 is at 4860 Davis Blvd. The owner, Kite Realty Group, lists Publix, Great Clips, Starbucks and Pet Supplies Plus as key retailers and 87,368 square feet of leasable area. The center is commercial land, not one of the 1,166 homes.
Neighbors by name
Foxfire lies north across Davis Boulevard. Crown Pointe adjoins Kings Lake to the east, and Lago Verde, home of Queens Park, adjoins it to the south; both are built-out planned developments on the county layer. Both are named as places, not as parts of Kings Lake. More communities are in the Naples communities index.
Which associations and streets make up Kings Lake in Naples?
Kings Lake in Naples has three kinds of home: single-family homes on the Unit 1 to 4 plats, 60 attached homes recorded on those plats, and 770 condominium units in 11 associations. Every condominium owner belongs to two associations, the master and the building's own, and 10 of the 11 condominium associations publish no documents, dues or rules.
Sales below are Collier County qualified improved sales for the 12 months to August 31, 2026; a median at an even count is the midpoint of the two middle sales. Product totals are under "What have Kings Lake homes and condos sold for in Naples?"
Kings Lake single-family homes on the Unit 1 to 4 plats
The plats hold 336 single-family homes, with residence years 1980 to 2019 and a median of 1985; 312 of them are dated in the 1980s. County records and the association's documents name these streets: Kings Lake Boulevard, Queens Way, Prince Lane, King Arthur Court, Elizabeth Court, Duchess Court, Knights Court, Round Table Court, Abbey Court, Dorset Court and Buckingham Lane, among others. The plats as a whole, including the attached homes, recorded 19 sales at a $710,000 median, from $385,000 to $1,150,000. Most owners answer to the master association alone. The master manager is Seacrest Southwest Property Management. Request the recorded declaration with its amendments, the current rules and the budget, which the association posts on kingslake.today.
The Woodlands on Royal Lane
The Woodlands is a group of single-family homes on Royal Lane with its own association in addition to the master. Its residence years run 1985 to 1987. The association holds a racquet-club tract of 2.07 acres that includes a pool, and the Royal Lane Bridge is master common property. This page prints no home count for the group, because our only count is inferred. The master roster of October 31, 2026 lists no management company for the Woodlands. Request the Woodlands declaration, its budget and the rules for the racquet tract from the seller. Ask the seller whether the Woodlands association levies its own charge; this page prints no figure. The deed and title commitment show whether a home belongs to it.
Attached homes on Bristol Lane, Buckingham Lane and Santa Cruz Boulevard
The plats also hold 60 attached homes that the county codes as condominium: Bristol Lane (38), Buckingham Lane (18) and Santa Cruz Boulevard (4), with residence years 1984 to 1986. The county recorded one sale in the 12 months, at $385,000. The Bristol Lane group belongs to the Bristol Square Homeowners Association, and the Buckingham Lane group to the King's Lake Villas Association, which the MLS files under "Villas At Kings Lake." The 4 on Santa Cruz Boulevard are not on the master roster. The state condominium register lists the Buckingham Lane group as an 18-unit condominium, while the county conveys platted lots. Here the deed decides, so ask the title company which regime applies and request that association's declaration and budget.
The Hamptons: 136 units
The Hamptons is the largest condominium association: 136 units in 16 buildings as carried, on Kings Lake Boulevard, with residence years 1982 to 1986 (median 1982) and a state condominium record dated 1981. The county recorded 7 sales at a $265,000 median, from $220,000 to $300,000. The master roster lists no management company for The Hamptons. Unit numbers show first and second floors only, which is an inference, not a stated story count; the milestone and reserve consequences sit under "What does a Kings Lake condo buyer in Naples need to know?" Search for "The Hamptons at Kings Lake, Naples," because national Hamptons names crowd the results. Request the declaration, the current budget and the estoppel certificate, issued by the association or its manager.
Greenwood Village: 112 units
Greenwood Village holds 112 units in 14 buildings of 8, on Kings Lake Boulevard. Every unit carries the same residence year, 1986, and the state condominium record is dated 1987. The county recorded 5 sales in the 12 months, shown in the table that closes this section. The master roster names a management company for Greenwood Village, the same one it names for Courtyard at Kings Lake. Fees and rules are covered by pointer under "What are Kings Lake HOA fees in Naples, and what is published?" and "What leasing, pet, vehicle and approval rules apply in Kings Lake, Naples?" Before an offer becomes final, request the declaration, the rules, the budget and a reserve schedule, which the seller's closing agent can obtain from that manager.
Tamarynd Place at Kings Lake: 90 units
Tamarynd Place is a condominium of 90 units on Tama Circle, with residence years 1988 to 1991 (median 1990). Tama Circle is the only street name to expect for it, a quick check that a listing belongs here. The county recorded 3 sales in the 12 months, listed in the closing table. The master roster of October 31, 2026 gives a contact for Tamarynd by personal name only and lists no management company, so this page names neither. Ask the seller in writing for the manager's company name and for the declaration, rules, budget and estoppel certificate; the seller's duty to supply resale documents is explained under "What does a Kings Lake condo buyer in Naples need to know?"
Greenfield Village: 88 units
Greenfield Village holds 88 units in 8 buildings on Kings Lake Boulevard, all dated 1985. The county recorded 7 sales at a $220,000 median, from $185,000 to $300,000. The master roster lists Resort Management as its manager. The association owns a 5.40-acre recreation tract with a cabana, as carried from its own site, a point picked up under "What amenities come with a Kings Lake home in Naples?" Greenfield Village keeps its own rules and FAQ, so a buyer should request them with the declaration and the budget, and should read the pet, lease and lake language there as well as in the master rules. Ask the seller which building the unit is in, since the buildings differ in size.
Steeplechase of Naples: 72 units
Steeplechase of Naples is a 72-unit condominium on Aintree Lane, internal to Kings Lake, in 13 buildings, with residence years 1990 to 1991 (median 1991). The county recorded 3 sales, listed in the closing table. Cambridge Management of SWFL is its manager on the master roster. Steeplechase runs its own website at steeplechasenaples.com, with a documents page and a 2025 handbook, and it pays the master assessment like every other unit. Records for Aintree Lane returned a different elementary and middle school in the district lookup, covered under "What is near Kings Lake in Naples, and which schools and services serve it?" Request the handbook revision in force, the declaration and the estoppel certificate.
Courtyard at Kings Lake 1 to 6 and Courtyard Village
Two separate associations share Courtyard Way. Courtyard at Kings Lake holds 72 units in six 12-unit buildings, with residence years 1981 to 1984 (median 1982) and a state record dated 1981; the Block E Commons Association owns the core commons and parking parcel. Courtyard Village holds 60 units in seven buildings, with residence years 1990 to 1994 (median 1993) and a state record dated 1990. The county recorded 3 sales at Courtyard at Kings Lake, listed in the closing table, and one at Courtyard Village, at $163,500. The roster names a company for Courtyard at Kings Lake and for Block E Commons, but none for Courtyard Village. Request both declarations and the Block E Commons documents, because parking and common-area costs can sit in either.
Camelot at Kings Lake and Windsor at Kings Lake
Camelot at Kings Lake and Windsor at Kings Lake each hold 56 units on Kings Lake Boulevard. Camelot's residence years run 1982 to 1985 (median 1983), and the county recorded 8 sales at a $250,000 median, from $150,000 to $300,000. Windsor's run 1982 to 1985 (median 1984), with 4 sales in the closing table. The roster lists no company for Camelot and names Moore Property Management for Windsor. Title the search "Camelot at Kings Lake," because Camelot names on Marco Island are unrelated. Neither association publishes a document we could read, so request each declaration, budget, set of rules and estoppel certificate from the seller, and ask the seller to name the building and floor of the unit.
Bristol Square and Kings Lake Woods
Bristol Square is a condominium of 24 units in six buildings of 4 on Bristol Lane, with residence years 1985 to 1986. The county recorded one sale, at $210,000. A second body, the Bristol Square Homeowners Association, covers the attached homes on the same street, so a buyer must learn which one a home belongs to. Kings Lake Woods is a single building of 4 units on Kings Lake Boulevard, dated 2001, the newest condominium building, with no sale in the 12 months. The master roster lists Paramount Property Management of Naples for both Bristol Square bodies and for Kings Lake Woods. Request the declaration that matches the deed, together with the budget and the estoppel certificate.
The 11 condominium associations side by side
Medians at 3 to 5 sales are table figures only, a single sale is listed, and turnover is the year's sales divided by the units. Greenwood Village, Courtyard at Kings Lake and the Block E Commons association share one management company on the master roster; read its name at kingslake.today. Contact our team with questions.

What amenities come with a Kings Lake home in Naples?
Kings Lake in Naples gives owners four stormwater lakes, a paved path around the upper lake and a 7.99-acre preserve with one tennis court striped for pickleball, all held by the master association. Pools belong to individual condominium associations. Kings Lake has no golf course, no clubhouse and no master pool.
| Item | What the record shows | Who holds it | What to request |
|---|---|---|---|
| Lakes | Four stormwater retention lakes | Master association | The lake rules and the 2026 lake budget line |
| Preserve and court | 7.99 acres with one court, key access | Master association | The court rules and the key terms |
| Pools | Steeplechase and Greenfield Village show evidence; the Woodlands holds a racquet tract with a pool | Each association | The association's pool rules |
Four lakes and 55.43 acres of lake tracts
A consultant's report of January 26, 2021 counts "four man-made stormwater retention lakes" and about 38.79 acres of water. The county roll lists five lake tracts at 55.43 acres, larger because tract acreage includes banks. The association names Kings Lake, Prince Lake and Duchess Lake. The report dates the excavation to 1974 through 1985. Ask for the lake maintenance line in the current budget.
The paved lake path
A paved path circles the upper lake, with three access points off Kings Lake Boulevard, according to association newsletters we carried. Its length is not published, so this page gives no mileage. The master budget carries a paving reserve; ask which sections are scheduled for resurfacing.
The preserve and its court
The association's 7.99-acre preserve on Buckingham Lane holds one court striped for tennis and pickleball, plus the maintenance building. Access takes a key with a $5 deposit; the court is for owners and their guests, open 7 a.m. to dusk, and unlit. The preserve joins no larger trail system.
Lake rules: fishing, swimming and boats
The master rules approved February 16, 2026 allow residents and guests to fish from the Kings Lake shore only, catch and release, by pole or line, with no nets and none from bridges. Swimming is not allowed in any lake, and feeding wildlife is prohibited. The master rules are silent on non-motorized boats, so ask the association.
Pools by association
No master pool exists, and the master's reserve schedule lists none. Steeplechase's June 2026 newsletter carries a pool committee report, and Greenfield Village holds a 5.40-acre recreation tract with a cabana. We confirmed no pool for the other nine condominium associations, and the MLS export carries no pool field. Ask which association a unit sits in, then ask that association for its pool rules and reserve line.
No golf course and no mandatory club fee field
Golf is a separate choice outside the community, and no golf fee is part of the master assessment. The MLS field for a mandatory club fee is non-zero on 0 of 106 Kings Lake rows in the October 29, 2026 export. The nearest public course is named under the nearby section.
What should a buyer check on a Kings Lake home built 1980 to 2019?
A Kings Lake home in Naples carries a residence year between 1980 and 2019, with a median of 1985, and 948 of the 1,166 homes are dated in the 1980s. That places most of them ahead of the 2002 statewide building code, so permits, inspection reports, the elevation certificate and, for condominiums, the reserve schedule decide value.
Roof year, material and the 2020 master roof amendment
Ask for the roof's installation date, material and permit. The master association recorded an amendment on single-family roofs in 2020; its text is not summarized here, so read it. How the state's roof rule treats older roofs appears under "How do storms and homeowners insurance work for Kings Lake homes in Naples?"
Building code by permit date
The Florida Building Code took effect in 2002, and a Kings Lake home gets the rules in force when its permit was issued, not those of its residence year. The permit date decides. Ask the seller for the permit history of the roof, windows, air conditioning, electrical and plumbing work, and compare the dates with the code era.
Plumbing, electrical panel, air conditioning and water heater
An insurer may ask the buyer of an older home for a four-point report on these items. A licensed inspector records the pipe type and condition, the panel brand, and the dates of the air conditioner and water heater. Findings can change what an insurer will write, so schedule the inspection early.
Windows, shutters and opening protection
No wind-borne debris region existed statewide in 1984, so original houses were built without an impact-glazing requirement. Ask which windows and doors were replaced, under what permit, and whether the product carries an approval label. A wind mitigation inspection records which protection a home has.
The 3 homes dated 2004 or later and the 2001 Kings Lake Woods building
Only 3 of the 1,166 homes carry a residence year of 2004 or later, so a later code era is the exception, not the rule. The 4-unit Kings Lake Woods building is dated 2001, close to the code's start, so its permit date matters more than its residence year.
Condominium buildings: master policy, reserve line and stories
Condominium owners rely on the association for the roof, the exterior and the master policy. Request the declaration, the budget with its reserve line, the insurance summary and the milestone and SIRS status, using the pointer under "What does a Kings Lake condo buyer in Naples need to know?" Our agents can sequence these requests.
| Check | Single-family home | Condominium unit |
|---|---|---|
| Roof | Installation date, material, permit | Reserve line and the association's plan |
| Openings | Window and door permits, product labels | Association rules on replacement |
| Four-point items | Inspector's report on pipes, panel, air conditioning, water heater | Interior items; the association covers shared lines |
| Wind mitigation | Inspection form for the exact home | Form for the unit, per the association's documents |
| Flood | Elevation certificate for the home | Building certificate; see "Is Kings Lake in Naples in a flood zone?" |

Davis Boulevard, I-75 and the airports
The Collier MPO program adopted June 12, 2026 lists no funded state project on Davis Boulevard between Airport-Pulling Road and Santa Barbara Boulevard through fiscal 2031. County counts show Davis Boulevard busier in the first quarter than the third. One proposal sits nearby: Vitano, 622 residential units and a planned Whole Foods Market at Davis Boulevard and Santa Barbara Boulevard, in planning and permitting with groundbreaking hoped for 2027 (Gulfshore Business, September 4, 2026).
Beaches
The Naples Pier is closed for rebuilding as of October 31, 2026, though the beach at 12th Avenue South stays open. Lowdermilk Park, Vanderbilt Beach and Marco Island appear in the table above. Check the city or county beach page for current parking rules.
Downtown, shopping and the arts
Beyond Publix, Fifth Avenue South, Tin City and Third Street South are the nearest shopping and dining districts, Coastland Center is the nearest mall, and the Bayshore Arts District runs as a corridor about two miles southwest. Mercato is farther out.
Parks, the garden and golf nearby
Three straight-line figures from the Kings Lake center: East Naples Community Park (3500 Thomasson Dr) about 1.2 to 1.8 miles, Sugden Regional Park (4284 Avalon Dr) about 1.8 miles and Naples Botanical Garden (4820 Bayshore Dr) about 2.3 miles. East Naples Community Park hosts the U.S. Open Pickleball Championships, and the USOP National Pickleball Center on its campus takes guest court reservations. Gordon River Greenway lists about 2.5 miles of trail. Hibiscus Golf Club (5375 Hibiscus Drive) calls itself a daily-fee public golf facility and says it remains open through April 2027.
Zoned public schools and grades
The district lookup for 2026-27, run on 16 Kings Lake street queries on August 12, 2026, returned Shadowlawn Elementary, East Naples Middle and Lely High; the 2025-26 zone was the same. Records for Aintree Lane, the Steeplechase street, returned Manatee Elementary and Manatee Middle, so confirm the exact address with the district's school zone locator. Grades are the state's, republished by the district. Under district rules, students within two miles on a non-hazardous walking route are "not provided transportation."
| Level | School | State grades, 2021-22 to 2025-26 | Route miles from the entrance |
|---|---|---|---|
| Elementary | Shadowlawn Elementary | A, B, B, A, A | 2.10 |
| Middle | East Naples Middle | C, B, A, A, A | 1.24 |
| High | Lely High | C, B, B, A, B | 5.83 |
Hospitals, urgent care, fire district and sheriff
Route miles on the same basis: NCH Baker Hospital (emergency department) 4.45, Physicians Regional on Collier Boulevard 6.48, Physicians Regional at Pine Ridge 8.00 and NCH North Naples Hospital 12.00. Physicians Regional East Naples Urgent Care, 4525 Thomasson Dr, is 2.59. Confirm hours before going. Fire protection comes from the Greater Naples Fire Rescue District, and law enforcement from the Collier County Sheriff's Office.
Water, sewer, electric, trash and transit
Water and sewer come from the Collier County Water-Sewer District, electric service from FPL and trash collection from county solid waste. The master association does not provide cable or internet. Confirm each provider on a recent bill. Collier Area Transit publishes current routes and stops. Browse Domain Realty Group properties or return to the Naples hub.
Who governs Kings Lake in Naples?
Kings Lake in Naples is governed by Kings Lake Homeowners Association, Inc., which covers the whole planned development and posts its budgets, rules, audits and notices on its own website. The master association, formed in 1979
The state corporate record, cited here as text, shows Kings Lake Homeowners Association, Inc. as a Florida not-for-profit incorporated August 2, 1979. Its website carries the governing documents, budgets, monthly financials, audits, notices, rules and forms. The board has 11 seats with a quorum of 6; we print no director's name.
Covenants from 1979 and the 2012 state revival
The Declaration of Protective Covenants for Unit 1 was executed July 27, 1979 and recorded November 9, 1979 (O.R. Book 841, Page 1791). Florida's Department of Economic Opportunity approved a revived declaration in case DEO-12-025 on March 13, 2012, recorded April 5, 2012 (O.R. Book 4782, Page 496). A 2020 recorded amendment addresses single-family roofs; read it before planning a reroof. A 2021 draft restatement is not the operative document.
Condominium and plat-level associations
The master roster lists 15 sub-associations: the 11 condominium associations plus Bristol Square Homeowners Association, King's Lake Villas Association, the Woodlands association and Block E Commons Association. The streets each covers are in "Which associations and streets make up Kings Lake in Naples?". A condominium owner belongs to the master and to the building's own association.
Managers by association, as listed on October 31, 2026
The master roster names a company for some associations and none for others: no company is listed for The Hamptons, Camelot, Courtyard Village or King's Lake Villas Association, or for the Woodlands, and for Tamarynd it gives a contact by personal name only. This page prints companies, never people. Confirm any manager with the association before relying on the roster.
The master budget and reserve schedule
The 2026 approved budget carries an irrigation fee as an income line whose per-owner amount is not shown. What owners pay toward these lines is in "What are Kings Lake HOA fees in Naples, and what is published?". The schedule marks $331,188 as additional need, a figure this page carries and does not recompute.
| Budget or schedule line | Amount |
|---|---|
| On-site payroll | $180,000 |
| Management fees | $87,516.12 |
| Insurance | $40,000 |
| Lake maintenance | $22,500 |
| Estimated reserve balance, December 31, 2025 | $282,625 |
| Estimated replacement cost, 16 components | $610,800 |
| Identified additional need, as stated in the schedule | $331,188 |
| 2026 reserve funding | $49,744 |
Three unit counts, and no CDD
The association assesses 1,173 units in its 2026 budget, its 2012 state revival counted 1,177 voting interests, and the county roll shows 1,166 homes with a residence row. This page counts homes from the roll. No taxing authority in any of the five millage areas is a community development district, so no district line appears on a tax bill here.
What does a Kings Lake condo buyer in Naples need to know?
A Kings Lake condo buyer in Naples answers to the master association and to the condominium association for the building. Florida gives a resale buyer 7 days, excluding Saturdays, Sundays and legal holidays, to cancel under s. 718.503. Milestone and reserve-study rules reach taller buildings, and Kings Lake unit numbers show first and second floors only.
Two associations, two document sets
Ten of the 11 condominium associations publish no documents page, dues or rules that we could find, and the master rules do not speak for them. Ask for the master budget and rules from its site, and for the building association's declaration, rules, budget and reserve schedule from the seller. To compare buildings first, browse Naples condos for sale.
The 7-day resale cancellation right (s. 718.503)
Section 718.503(2)(d) requires a resale contract to state that the buyer may void it by written notice inside the statutory window. A contract can skip that statement only if the buyer acknowledges receiving the association documents more than 7 days before signing, counted the same way. Developer sales get 15 days, which does not apply to a built-out resale community. Have your attorney confirm the clause in your contract.
What the seller must hand over
In a resale, the seller supplies these papers at the seller's own expense.
| Document | What it tells you | Who issues it |
|---|---|---|
| Declaration and amendments | Leasing, pets, alterations, who insures what | The association, through the seller |
| Articles and bylaws | Board powers, voting, meetings | The association, through the seller |
| Rules | Daily limits and approvals | The association, through the seller |
| Annual financial statement and budget | Dues, reserve funding, spending | The association, through the seller |
| Frequently asked questions document | Short answers on fees and restrictions | The association, through the seller |
| Estoppel certificate | What the seller owes the association today | The association or its manager, on request |
Milestone inspections and SIRS thresholds
Milestone inspections (s. 553.899(3)(a)) and structural integrity reserve studies (s. 718.112(2)(g)) reach only condominium buildings of three or more habitable stories. A milestone inspection is due by December 31 of the year a building reaches 30 years from its certificate of occupancy, or 25 years where the local agency sets the shorter cycle near salt water, then every 10 years. Collier applies 25 years inside 3 miles of salt water, and the whole planned development sits inside that buffer. A reserve study is due at least every 10 years; existing associations were to finish theirs by December 31, 2025, and "in no event" after December 31, 2026.
Kings Lake facts point one way without settling it. Unit numbering across the associations shows first and second floors only, an inference from the numbers and not a stated story count, and the MLS class "Low Rise (1-3)" spans one to three stories without naming any building's. No Kings Lake name or street appears among the 926 building records on the county's January 2026 milestone list. That absence is evidence, not a determination, so ask whether each building has three or more habitable stories.
Reserves in buildings below the threshold
A building outside the structural reserve rule is not outside every reserve question. Its owners may vote to reduce or waive other reserves, so a thin reserve line can be lawful and still lead to a later assessment. Read the reserve line in each budget, ask when the roof and painting were last funded, and ask in writing whether a special assessment is proposed.
The master policy, the HO-6 and what Steeplechase publishes
The master policy typically covers the shared structure named in the declaration; your HO-6 policy typically covers interior finishes, contents, liability and loss assessment. A master deductible can be passed to owners as an assessment, so read the declaration and request the policy schedule. Steeplechase of Naples is the only association we found that lists per-building flood policies for 2026 to 2027, wind mitigation forms for 13 buildings and 13 elevation certificates dated 2024; we read the listing, not the amounts. Use it as the model for what to request elsewhere; contact us for help with the review.
What are Kings Lake HOA fees in Naples, and what is published?
Kings Lake HOA fees in Naples start with one published figure: the master association's 2026 adopted budget sets $472 per unit per year, or $118 a quarter, across 1,173 units. Condominium dues are not published, so MLS fee fields typed by listing agents are the only public trace of them, and the budget governs over any listing.
| Fee item | What the record shows | Label |
|---|---|---|
| Master assessment | $472 a year, $118 a quarter, $39.33 a month; $429.59 operating and $42.41 reserve; 1,173 units | 2026 adopted budget, linked on the association's financial page on October 31, 2026 |
| MLS master field | The most common entry is "$472 Annually"; field median $472 (n 95); other amounts appear | Southwest Florida MLS, as entered by listing agents, export of October 29, 2026 |
| Application fee field | Median $150 (n 72) | MLS field, as entered by listing agents, the October 29, 2026 export |
| Transfer fee field | Non-zero on 5 rows | MLS field, as entered by listing agents, the October 29, 2026 export |
| Mandatory club fee field | Non-zero on 0 of 106 rows | MLS field, as entered by listing agents, the October 29, 2026 export |
The master assessment: $472 for 2026
We tracked every fee field in the October 29, 2026 MLS export across all 106 Kings Lake rows and set each against the master association's 2026 adopted budget, the one fee document anyone can read. The budget splits $472 into $429.59 for operations and $42.41 for reserves, which is $39.33 a month. The association's home page lists a board meeting agenda dated November 16, 2026 to adopt the 2027 budget. That figure is not yet public, so check the site after November 16, 2026 and refresh any estimate built on $472.
What the master field in the MLS shows
Listing agents typed the master fee into its own field. "$472 Annually" appears in 10 of the 13 MLS Sub groups and is the most common entry in 7 of them, and other amounts appear in the field. Where a listing and the adopted budget disagree, the budget governs and the listing is a lead to check.
Condominium fee fields by association
Agents typed these entries quarterly or monthly, and this page does not convert them. A single row can be stale.
| Association | Entries as typed, MLS field, the October 29, 2026 export |
|---|---|
| The Hamptons | "$1,875 Quarterly" on 7 rows, one "$1,979 Quarterly" |
| Greenwood Village | "$440 Monthly" on 8 rows |
| Tamarynd Place | "$1,650 Quarterly" and "$1,722 Quarterly" |
| Greenfield Village | "$1,654 Quarterly" on 7 rows |
| Steeplechase of Naples | "$2,300 Quarterly" |
| Courtyard at Kings Lake | "$1,875 Quarterly" on 3 rows, "$615 Monthly" on 3 rows |
| Courtyard Village | "$1,651 Quarterly" to "$1,684 Quarterly" |
| Camelot at Kings Lake | "$500 Monthly" to "$569 Monthly" |
| Windsor at Kings Lake | "$1,602 Quarterly" to "$1,735 Quarterly" |
| Bristol Square | "$2,461 Quarterly" on 3 rows |
| King's Lake Villas Association (HOA field) | "$1,900 Quarterly" on 1 row |
| The Woodlands (HOA field) | "$220 Quarterly" to "$240 Quarterly" on 3 rows |
| Product medians, annualized by the export | Condominium fee field $6,736 (n 57); HOA field $6,856 (n 22); total recurring $7,322 (n 77, "Low Rise (1-3)") and $450 (n 25, "Single Family") |
Application, transfer and club fields
Every purchaser completes the master application before closing, and the management office wants at least two weeks' notice of a sale or transfer. The master application fee amount is not published, though the budget carries an application-fee income line. The MLS transfer field is non-zero on 5 rows, all "Low Rise (1-3)". The club field is non-zero on none of the 106 rows, which fits a community with no golf course and no master pool.
What a Steeplechase fee covers, and what to ask elsewhere
Steeplechase's 2025 handbook (February 2025 revision) says its condominium fee pays for basic cable, trash, water and sewer, and outdoor pest control. A September 2025 revision exists and we could not read it. The other ten associations publish no such list, so ask each what the fee includes, what the master assessment adds, whether insurance and reserves sit inside the figure, and whether an assessment is scheduled.
How to get the real numbers
Request the current budget, the latest reserve schedule and an estoppel certificate for the exact unit. The master manager routes estoppel certificates to a separate documents service, and the estoppel fee is not published. No special assessment was posted on the master home or financial page on October 31, 2026, and we found none for the 11 condominium associations. A silent website proves nothing, so ask in writing.
What are property taxes on a Kings Lake home in Naples?
Property taxes on a Kings Lake home in Naples run at one rate, 10.4721 mills, on all but one home, with no community development district among the authorities. The 2026 roll's median bills of $4,431.86 for single-family homes and $2,032.05 for condominium-coded units are sellers' bills; a buyer's first bill is estimated from the price.
Five millage areas and their authorities
Areas 157, 77, 124 and 94 hold 521, 514, 91 and 39 homes at 10.4721 mills. Area 110 holds one home at 10.3696, because it has no county lighting line.
| Taxing authority | Mills |

| General Fund | 3.0107 |
| School Board, state law | 1.8990 |
| School Board, local board | 2.2480 |
| Greater Naples Fire Rescue District | 2.0000 |

| Total, areas 157, 77, 124 and 94 | 10.4721 |
The $269.77 line on 559 bills
The roll's non-ad valorem column reads $0.00 on 606 homes, $269.77 on 559 homes and a different single amount on one home, which we do not print. The roll carries the total only and does not name the line, and the county data does not split the 559 by product. Ask the seller for the actual bill and the name of the charge.
Roll medians and just values by product
A just value is the county's value for tax purposes, not a price, and a seller's bill is not a buyer's bill.
| Group | Median 2026 total tax | Median just value |
|---|---|---|
| Single-family homes | $4,431.86 | $591,454 |
| Condominium-coded units | $2,032.05 | $214,500 |
| Kings Lake plats, all uses | $4,004.46 | $566,443 |
| Condominium associations | $2,010.99 | $211,400 |
The blended median for all 1,166 homes is $2,296.64, which hides the split above, so use the row that matches the home. Per-association medians are in "Which associations and streets make up Kings Lake in Naples?".
Worked first-year bills at $240,000 and $747,500
These examples treat the price as the assessed value in area 157 at 10.4721 mills. They are illustrations, not bills. The county data's homestead example removes $428.85. The Department of Revenue says the exemption may decrease taxable value "by as much as $50,000", qualifies the home for Save Our Homes, and can be portable; forms PT-113 and PT-112 go to the county property appraiser.
| Price | Ad valorem a year | A month | With homestead | If the bill also carries the $269.77 line |
|---|---|---|---|---|
| $240,000 (condominium median) | $2,513.30 | $209.44 | $2,084.45 | $2,783.07 |
| $747,500 (single-family median) | $7,827.89 | $652.32 | $7,399.04 | $8,097.66 |
What does a Kings Lake home in Naples cost to own and close on?
At the 12-month county medians, owning a condominium at $240,000 in Kings Lake, Naples runs about $1,557.25 a month and a single-family home at $747,500 about $4,767.01. Each assumes 20 percent down at 7.24 percent, area 157 taxes and the $39.33 master assessment, before insurance and any condominium or neighborhood dues.
Monthly cost at the condominium median
The loan after 20 percent down is $192,000. Principal and interest over 30 years at 7.24 percent is $1,308.48, and the monthly tax is $209.44. Together they come to $1,517.92, or $1,482.18 with homestead, and $1,557.25 with the master assessment. Condominium dues, which are not published, and insurance sit outside the figure.
Monthly cost at the single-family median
The loan is $598,000, principal and interest is $4,075.36, and the monthly tax is $652.32. Together they come to $4,727.68, or $4,691.95 with homestead, and $4,767.01 with the master assessment. Both loans sit under the $832,750 conforming limit used in the county calculation, so neither median needs a jumbo loan.
What a rate a year earlier does to the payment
At 6.17 percent, the rate used for a year earlier, principal and interest on the same loans is $1,172.21 and $3,650.93. Compare them with $1,308.48 and $4,075.36 to see the rate's effect with price held fixed, then ask a lender for a current quote.
Title, note stamps, intangible tax and seller deed stamps
By Collier custom the buyer pays for the owner's title policy, priced under Rule 69O-186.003 at $5.75 per $1,000 up to $100,000 and $5.00 per $1,000 from $100,000 to $1 million. A financed purchase also pays note stamps at 35 cents per $100 and a 0.2 percent intangible tax on the loan; the seller pays deed stamps at 70 cents per $100. A cash buyer pays the owner's title policy only.
| Item | Condominium at $240,000 | Single-family at $747,500 |
|---|---|---|
| Owner's title policy | $1,275.00 | $3,812.50 |
| Note stamps | $672.00 | $2,093.00 |
| Intangible tax | $384.00 | $1,196.00 |
| Buyer subtotal, financed | $2,331.00 (0.97 percent) | $7,101.50 (0.95 percent) |
| Seller deed stamps | $1,680.00 | $5,232.50 |
The table leaves out the lender's policy, endorsements, settlement, recording, survey, inspection, estoppel and application fees.
What leasing, pet, vehicle and approval rules apply in Kings Lake, Naples?
Kings Lake in Naples has a recorded leasing amendment from June 29, 2023 with a 30-day minimum and at most 12 leases a calendar year, plus master rules on pets, vehicles and alterations. Condominium owners answer to their own association for leasing, and 10 of the 11 publish nothing, so each declaration must be read.
| Topic | Master association | Condominium association | Document to request |
|---|---|---|---|
| Leasing | Recorded amendment, single-family homes | Set by each declaration | Recorded amendment; the declaration |
| Pets | Leash and pickup rules, no stated limits | Steeplechase publishes a limit | Rules and handbook |
| Vehicles and boats | Common-area limits; enclosed garage for a lot | Not published | Rules |
| Alterations and signs | Architectural review, fence and sign rules | Not published | Covenants and rules |
| Buyer approval | Master application, two weeks' notice | Not published for any of the 11 | Application; declaration |
Leasing: the recorded master rule and the condominium carve-out
The amendment was recorded June 29, 2023 (O.R. Book 6263, Page 1266). It sets a 30-day minimum and no more than 12 leases in a calendar year, bars any lease longer than one year and any renewal option (the board may approve the same lease from year to year), and applies to the whole home only. It requires a written lease, forbids subleasing, and requires notice to the board 5 days before occupancy; the board has 5 days to decide. Rentals under 30 days are prohibited.
Condominium owners are carved out: they "need only apply to" their own condominium association. The lease rule for 770 condominium units is therefore set by each declaration, and only Steeplechase posts its documents, including a 2012 leasing amendment we have not read. An unrecorded 2021 draft is not the rule; read the recorded instrument.
Pets: master rules and Steeplechase's handbook
The master rules in the November 16, 2023 version require dogs to be leashed outside the owner's property and owners to pick up after them. They set no weight, breed or count limit and allow electronic fences. A February 2026 revision is listed and its text could not be read, so ask for the current version. Steeplechase's 2025 handbook allows one dog or one cat per unit up to 25 pounds and bars pets kept by guests and tenants. Pet rules for the other ten associations are not published.
Vehicles, boats, trailers and parking
The 2023 master rules bar commercial vehicles, vehicles with exterior advertising, boats, trailers and campers from common areas. Such items on a lot must stay inside an enclosed garage, and parking on grass is prohibited under county code. Single-family homes need a garage of at least two cars, according to the association's own FAQ.
Architectural review, fences and signs
Additions and work on new structures need Architectural Review Committee approval under Article III, Section 3 of the covenants, with a decision within 15 days. Construction runs 8 a.m. to 5 p.m. on weekdays and until noon on Saturday, never Sunday or holidays. Fences go in the rear only, at least 36 inches inside lot lines, with no galvanized or slatted chain link. Underground irrigation is required. One For Sale sign up to 12 by 24 inches is allowed, and For Rent signs are prohibited. The association lists a 2026 revision of its rules: read the current version.
Buyer approval: the master application and two weeks' notice
Every purchaser completes the master application before closing, and the management office asks for at least two weeks' notice of a sale or transfer. Inheritance by a spouse or blood relative cannot be denied. Whether a condominium association also runs its own approval is not published for any of the 11. To start the paperwork, contact our team or talk to our agents.
Is Kings Lake in Naples in a flood zone?
Most of Kings Lake in Naples is in a flood zone: 96.4 percent of the planned development's mapped acreage is Zone AE on the effective February 8, 2024 FEMA map and the rest is shaded X, as carried from our county mapping work. Homes vary, so the flood determination and elevation certificate for the exact home govern.
| Zone | Share of mapped acreage | Base flood elevation | Lender meaning |
|---|---|---|---|
| Zone AE | 96.4 percent | 8.0 feet NAVD88 over most of it, 9.0 feet mostly over the lakes; an eastern strip has no static elevation | Special Flood Hazard Area: federally backed lenders require flood insurance on a building inside it |
| Shaded X | 3.6 percent (0.2 percent annual chance) | Not applicable | Outside the Special Flood Hazard Area |
| Unshaded X | None | Not applicable | Not applicable |
Zone AE, shaded X and base flood elevations
Of 1,215 parcels, 1,181 have their centroid inside the Special Flood Hazard Area, and most of the 34 outside are Courtyard at Kings Lake parcels. That is a parcel count, not a home count. This page never calls the whole development Zone AE, because the map carries a strip of shaded X, and the flood determination and elevation certificate for the exact home govern.
Ground height and elevation certificates
Across 297 sampled land points, the median sits at 6.9 feet NAVD88, below the 8.0-foot base flood elevation that covers most of the AE area. A certificate from the 1980s may cite an older vertical datum (NGVD29) than the current map (NAVD88), so ask for a current one, and ask a condominium association whether it holds certificates by building, as Steeplechase does.
Letters of Map Change inside the PUD
Thirty Letters of Map Change fall inside the planned development. Twenty-five removed a structure from the Special Flood Hazard Area, and 20 of the 30 now carry a "superseded" status. Re-check any letter dated before the 2024 map before a seller calls a home outside the hazard area. If a map revision is in progress, ask the county floodplain office whether it changes the exact address.
The seller's flood disclosure, Citizens and the Community Rating System
Under s. 689.302, effective October 1, 2024, a seller gives a flood disclosure form before or at contract, covering flood claims and assistance received and stating that homeowners insurance does not cover flood. Citizens requires flood coverage on its wind policies inside the Special Flood Hazard Area, outside it with Coverage A of $400,000 or more from January 1, 2026, and on all policies from January 1, 2027. Unincorporated Collier County is Community Rating System Class 5, a 25 percent reduction for eligible NFIP policies, and NFIP Risk Rating 2.0 prices each building, not the zone alone. Ask your agent how the reduction shows on a real quote, because the flood determination and elevation certificate for the exact home govern.
Evacuation Zone C and Know Your Zone
County mapping places five sampled points across Kings Lake in evacuation Zone C, outside the Coastal High Hazard Area. Evacuation zones and flood zones answer different questions: one says when to leave before a surge, the other prices insurance and sets building elevation. Look up the exact address in the state's Know Your Zone tool before storm season, and again if the county updates its zones. Sampled points say nothing about any single home, because the flood determination and elevation certificate for the exact home govern.
How do storms and homeowners insurance work for Kings Lake homes in Naples?
Storms and homeowners insurance for Kings Lake homes in Naples turn on roof year and material, wind mitigation and, for condominiums, the master policy. No source we checked documents flooding inside a Kings Lake home in Ian, Helene or Milton, and this page prints no insurance price, so get a quote for the exact address.
What the storm record shows
The National Weather Service's Miami summary places Hurricane Ian's documented surge flooding in Naples south and west of US 41, and Kings Lake sits about 1.4 miles north and east of that line. The Naples Daily News reported Davis Boulevard impassable west of Airport-Pulling Road on September 28, 2022, with flooding reaching East Naples that afternoon. Flooding inside a Kings Lake home is not documented in the sources we checked, which is an absence in our search, not a finding. The master association's minutes carry rain flooding on Kings Lake Boulevard near the Courtyards as an open item from June 2026.
Florida's roof rule (s. 627.7011) and the county reroof bulletin
Section 627.7011(5) bars an insurer from refusing to write or renew a policy solely because of the roof's year when the roof is under 15 years old. For a roof 15 years or older, the owner may obtain an inspection, and if it shows 5 or more years of useful life the insurer may not refuse solely over the roof. The rule covers policies issued or renewed on or after July 1, 2022. County bulletin A-105 adds that where the house value is $300,000 or more, a reroof must improve roof-to-wall connections, spending up to 15 percent of the reroof cost. With homes dated 1980 to 2019, ask for the permit date of the current roof, not the home's year.
Wind mitigation, the April 1, 2026 form and code-era credits
Wind mitigation inspections on or after April 1, 2026 use the new version of form OIR-B1-1802. The largest automatic credit is tied to construction under the 2001 Florida Building Code or later, and only 3 Kings Lake homes are dated 2004 or later. For the rest, credits come feature by feature from the inspection: roof covering, roof-to-wall connections and opening protection. The original openings are covered in "What should a buyer check on a Kings Lake home built 1980 to 2019?". Order the inspection before requesting quotes; our agents can recommend inspectors.
Single-family policies and condominium HO-6 policies
A single-family owner buys a homeowners policy for the structure, plus flood coverage if a lender or Citizens requires it. A condominium owner buys an HO-6 policy while the association's master policy covers the building shell. Read the declaration to see where one stops and the other starts, and ask whether a master deductible can be assessed to owners. The document checklist is in "What does a Kings Lake condo buyer in Naples need to know?".
My Safe Florida Home
My Safe Florida Home is the state's wind-mitigation program for eligible owners, and its funding status was not verified for this page. Funding can pause, so check before planning around a grant. For a condominium, ask the association what roof and opening work it has done and what its reserve schedule plans next.
Where do Kings Lake prices sit among comparable Naples communities?
Kings Lake in Naples recorded 43 condominium-coded sales at a $240,000 median and 18 single-family sales at $747,500 for the year ending August 31, 2026. Eight peer communities follow, from the same county data. Golf, size and product mix differ, so read the product columns rather than the first column alone.
Each row applies the same county data and filter to qualified improved sales recorded September 1, 2025 to August 31, 2026. Even-count groups report the midpoint of the two middle sales as their median. Single-family follows county use code 1, a code that also covers attached homes.
| Community | All sales | Condominium-coded | Single-family |
|---|---|---|---|
| Kings Lake | 61 at $280,000 (product columns follow) | 43 at $240,000 | 18 at $747,500 |
