What the county recorded for houses

What the MLS export showed
The October 29, 2026 export showed 27 active Lakewood listings (6 houses, 13 villas and 8 condominiums) and 9 pending ones (4, 3 and 2). Its closings are listing-agent entries kept apart from the county's deeds.
A master association over 14 associations
The Lakewood Community Services Association, Inc. stands over 14 represented associations, and each sets its own budget and rules. Their dues are not published by the association (checked November 1, 2026), so this page states no fee as fact.
A public course and closed golf land
Lakewood Country Club is a public, pay-as-you-play course on privately owned land inside Lakewood, and the former Evergreen course is closed golf land. Owning a home carries no golf membership.
Taxes in one line
Homes are taxed in Collier County millage area 78, at 10.4721 mills for 2026, or area 110, at 10.3696 mills, with no community development district on the 2026 roll.
Flood by address
The FEMA map was read at 60 sampled Lakewood address points on October 17, 2026, and nearly all sat in Zone AE, so flood status belongs to each address, and the lender's flood determination on the exact address governs.

What is Lakewood in Naples, FL, and where is it?
The county plats and the roll's site addresses put Lakewood in East Naples, ZIP 34112, along Lakewood Boulevard off US 41 East, and the 2026 county roll puts every one of its homes in unincorporated Collier County, with no municipal levy. The sections below place it by road, by course and by adjoining condominiums.
Where Lakewood sits in East Naples
All 995 parcels on Lakewood's 18 county numbers carry ZIP 34112. Lakewood Boulevard connects the community to US 41 East, also known as the Tamiami Trail East.
Unincorporated Collier County
Because the roll files every Lakewood home in unincorporated Collier County, the county's millage areas apply and no city levy appears.
Lakewood Boulevard and the side streets
Lakewood's association materials describe no entry gate, and Lakewood Boulevard through the community is a public county road. This page counts homes by county section, not by street.
The course and the lakes at the centre
The public course and the lakes sit at the centre of Lakewood, with the villas and condominium buildings around them and the single-family streets east of Lakewood Boulevard. The course is par 60 and measures 3,161 yards from the back tees.
Adjoining condominiums on Pine Isle Lane
Boca Ciega Village and Manor, 180 condominium units on Pine Isle Lane, are adjoining condominiums filed under Lakewood in the MLS but outside the master association. This page keeps them out of every Lakewood count and median.
What the aerial shows
The aerial on this page, from USDA NAIP via USGS The National Map (public domain), shows the course, the lakes and the buildings around them. Its capture date is not confirmed, so it shows layout, not current conditions.

How is Lakewood in Naples laid out across its sections?
Lakewood in Naples is laid out as 18 county numbers: six Unit plats, nine villa sections and three condominiums, with golf, common and commercial parcels counted apart from the homes. The county roll is the only source for these counts, and this section sets them out by product.
The county set
The 2026 county roll lists 995 parcels in Lakewood's 18 county numbers, all in ZIP 34112, and 977 of them are homes with a residence row: 367 single-family houses, 376 villas and 234 condominium units. The Single Family I and II associations publish their own counts, 188 and 179 homes, which sum to the roll's houses.
Six Unit plats

Nine villa sections

Three condominiums
Lakewood Condominium I, II and III hold 78 units each, with a roll year built of 1974, 1979 and 1981 in that order.
Golf, common and commercial parcels
The roll's 995 parcels include 18 that are not homes: golf, common and commercial parcels and rights-of-way. They carry no residence row, so no home count or median uses them.

The single-family houses in Lakewood, Naples are 367 houses on the 2026 county roll, spread over four Lakewood Unit plats: Units 1, 3, 4 and 5. Units 2 and 6 hold common and golf parcels, not homes. Every house is a resale, and this section covers the plats, recorded sales, pools and streets.
Single-family houses: 367 on the county roll, built 1973 to 2000
The Single Family I association publishes 188 homes and the Single Family II association publishes 179, and those two counts add to the roll's 367. Lakewood was built by U.S. Home of Florida, Inc. from 1973. The master association says several builders worked on the houses and that many date from the late 1970s through the 1980s.
Lakewood Unit 1: 96 houses
Lakewood Unit 1 holds 96 houses with a roll year built of 1973 to 1979, the oldest houses in the community. The roll shows a pool row on 53 of them. The county recorded six Unit 1 sales in the 12 months to August 31, 2026; the section table in the next section carries the count and median.
Lakewood Unit 5: 179 houses
Lakewood Unit 5 is the largest plat, with 179 houses, a roll year built of 1978 to 2000 and a pool row on 99 of them. Its 179 houses equal the 179 homes that Single Family II publishes. The county recorded eight Unit 5 sales in the 12 months to August 31, 2026.
Lakewood Units 3 and 4: 92 houses
Unit 3 has 20 houses (roll year built 1977 to 1978, six pool rows). Unit 4 has 72 houses (1978 to 1983, 35 pool rows) and one vacant residential parcel. The county recorded three Unit 3 sales and four Unit 4 sales in the 12 months to August 31, 2026, too few for a stated median, so the section table lists them with counts.
Every recorded Lakewood sale in the prior 12 months
The county recorded 39 qualified Lakewood sales from September 2024 to August 2025, listed here one home at a time with no blended figure.

Pools and screen enclosures on the roll
The 2026 county roll carries a pool building row on 193 of Lakewood's 367 houses and on no villa or condominium unit. The roll lists 207 screen enclosure rows on homes. A building row is not proof of a working or permitted pool, so ask for the permit record.
Streets of the single-family sections
Unit 1 runs along Marathon Court, Lakewood Boulevard, Eagle Key Circle and Evergreen Lake Road. Unit 3 sits on Beechwood Lake Drive. Unit 4 uses Beechwood Lake Drive, Whitewater Way and Long Key Court. Unit 5 spreads over Beechwood Lake Drive North, Landmark, Chippendale, Debron and Dent Drives, Pine Lake Drive, Short Court, Payne Court, Nason Lane and Lakewood Boulevard. These are public county streets shared with neighboring plats.
No new houses since 2000
No house on the 2026 county roll has a residence row dated after 2000, and the county records show no teardown and rebuild pattern, so later work is renovation. Eleven houses carry a pool or enclosure row dated 2024 or later, an outbuilding and not a house. The county recorded no builder-direct sale in the 12 months to August 31, 2026.
What a house buyer checks first
Start with the plat and the association: Single Family I or Single Family II, and the documents each publishes. Order a four-point inspection and a wind mitigation inspection, because every house predates the 2002 statewide building code. Ask for pool and enclosure permits, and run the lender's flood determination on the exact address. A Domain Realty Group agent can request the association documents for you.
What are the Lakewood Villas and Lakewood Condominiums in Naples?
The Lakewood Villas and Lakewood Condominiums in Naples are 376 attached villas in nine sections and 234 condominium units in three condominiums, all represented on the Lakewood master association. Two adjoining condominium communities are filed under Lakewood in the MLS but sit outside it, so they appear only in their own labelled rows.
Lakewood Villas I to IX: 376 attached villas
The county roll lists 376 attached villas: 72 in Villas I, 28 in II, 36 in III, 66 in IV, 36 in V, 46 in VI, 44 in VII, 32 in VIII and 16 in IX. The roll year built runs 1974 to 1984, and no villa carries a pool row. Each section is its own association with a seat on the master. Building stories are not published by the association (checked November 1, 2026).
Lakewood Condominium I to III: 234 units
The county roll lists 234 condominium units, 78 in each of Lakewood Condominium I, II and III, with a roll year built of 1974, 1979 and 1981. The section table gives the same county base area median of 930 sq. ft. for all three. These are condominium buildings (story count per building not published), each with its own association. For other condominium communities, see Naples condominiums for sale.
Lakewood sections one by one
T12 means the 12 months to August 31, 2026. Where a section had fewer than six T12 sales, the cell shows individual prices or n/a. Section medians print only here.

Boca Ciega Village and Boca Ciega Manor: adjoining, not Lakewood
Boca Ciega Village and Boca Ciega Manor, 180 condominium units on Pine Isle Lane, are filed under Lakewood in the MLS but sit outside the Lakewood master association, so this page shows them in their own labelled rows and never in a Lakewood total.
They are two condominiums of 90 units each, with separate associations. In the October 29, 2026 export they carry 20 rows, 10 sold at a $195,000 median and 10 active, and none enters a Lakewood figure here.
| Condominium | Units | Roll year built | T12 sales | T12 median | 60-month sales |
|---|---|---|---|---|---|
| County Boca Ciega Village (adjoining, not Lakewood) | 90 | 1981 to 1983 | 3 | $147,000 | 28 |
| County Boca Ciega Manor (adjoining, not Lakewood) | 90 | 1982 to 1986 | 6 | $215,000 | 28 |
Villas section by section
Villas I sit on Estero Bay Lane and Lakewood Boulevard, and Villas II on Lakewood Boulevard. Villas III, IV and V share the street that also serves the three condominiums. Villas VI use Reynolds Court, Charity Court and Glades Boulevard. Villas VII and VIII use Round Key Circle, and Villas IX uses Glades Boulevard. Villas IX had no county sale in the 12 months to August 31, 2026.
Condominium I, II and III
Each condominium has 78 units. The county recorded six Condominium I sales, eight Condominium II sales and three Condominium III sales in the 12 months to August 31, 2026, and the section table prints their medians with those counts. All 234 units are on one street.
Villa and condominium associations
Villas 1 to 9 and Condominiums 1 to 3 are among the 14 associations seated on the master. Each sets its own budget and rules, and fees are set by each association's budget. Dues, leasing rules and pet rules for them are not published by the association (checked November 1, 2026), so ask for the governing documents before an offer.
What the MLS fee fields show
The October 29, 2026 export has fee fields for HOA, condominium, master HOA and mandatory club fees. Of the 90 Lakewood rows, 35 fill the HOA field, 26 the condominium field and 28 the master field, and none fills the club field. They are listing-agent entries, not an association's rate, so the cost section prints them in one labelled row.
How big are Lakewood homes in Naples, and how do houses, villas and condos differ?
Lakewood homes in Naples range from one-bedroom condominiums near 650 square feet to houses reaching 2,129 square feet in the October 29, 2026 export. Each product uses its own size scale, so houses, villas and condominiums below carry separate living areas, bedroom mixes and per-foot figures, labelled by data set.
House living area in the MLS
In the October 29, 2026 export, the 16 houses that sold from October 29, 2025 to October 29, 2026 had a median living area of 1,592 square feet, and the 26 house rows ran from 1,274 to 2,129. By bedroom count the medians were 1,300, 1,680 and 1,903 for two, three and three plus a den. The master association describes one-story plans of roughly 1,528 to 2,816 square feet.
Villa living area in the MLS
The 20 villas that sold in that export window had a median living area of 1,300 square feet, and the 36 villa rows ran from 1,051 to 1,613. Two-bedroom villas had a median of 1,246, two plus a den 1,402 and three-bedroom villas 1,422, as entered by listing agents.
Condominium living area in the MLS
The 18 condominium units that sold in that window had a median living area of 930 square feet, and the 28 condominium rows ran from 650 to 1,000. One-bedroom units had a median of 650 across 10 rows and two-bedroom units 958 across 18 rows, so check the bedroom count first.
County base area by product
The county measures a base area for each residence row. The table gives its median and range for each product on the 2026 roll; it is not a living area.
| Product | Homes | County base area (sq. ft.), median | County base area (sq. ft.), range |
|---|---|---|---|
| County houses | 367 | 1,660 | 1,059 to 3,418 |
| County villas | 376 | 1,264 | 828 to 1,617 |
| County condominiums | 234 | 930 | 650 to 966 |
Bedrooms and baths
The table counts the bedroom mix of the 90 Lakewood rows in the October 29, 2026 export, any status. Of the same rows, 77 list two full baths, 12 list one and one lists three; none lists a half bath.
| Product | Rows | Bedroom mix |
|---|---|---|
| MLS houses | 26 | Two 5, two plus den 2, three 13, three plus den 4, four 2 |
| MLS villas | 36 | Two 17, two plus den 4, three 15 |
| MLS condominiums | 28 | One 10, two 18 |
Per-foot figures, labelled by set
Per-foot figures stay in this table, labelled by set, because county base area and MLS living area measure different things over different windows.
| Set | Houses | Villas | Condominiums |
|---|---|---|---|
| County, 12 months to August 31, 2026, median price per foot of base area | $305 | $238 | $171 |
| MLS, sold in the October 29, 2026 export, median price per foot of living area | $315 | $235 | $166 |
What size figures never mean
A county base area is an appraiser's measure and an MLS living area is a number a listing agent entered. Neither is a survey. The export has no stories, garage, pool, pet or lease column, so those facts are missing, never zero.
How old are Lakewood homes in Naples, and what should a buyer check on an older building?
Lakewood homes in Naples date from 1973 to 2000 on the 2026 county roll, with villas and condominium buildings clustered in the 1970s and early 1980s. All of them predate the 2002 statewide building code, so a buyer checks the roof, electrical, plumbing and opening protection by inspection rather than assuming a credit based on year.
Year built for houses, villas and condominiums
On the 2026 county roll, Lakewood's single-family houses were built from 1973 to 2000, with a median year built of 1980, its villas from 1974 to 1984 and its condominium buildings from 1974 to 1981, counting each home's earliest residence row. The roll median is 1978 for villas and 1979 for condominium buildings.
Year built, section by section
Among houses, Unit 1 is the oldest (1973 to 1979, median 1976) and Unit 5 the broadest (1978 to 2000, median 1981). Villas I begin in 1974 and Villas IX, the last section, is 1984. The section table above prints every range.
The 2002 statewide building code
Florida's first statewide building code took effect on March 1, 2002. No Lakewood home has an earliest residence row from 2002 or later, so none earns a code-era insurance credit by year. Any credit comes from upgrades shown on a wind mitigation form.
Roofs and openings
Roof replacement history is kept per association and per house and is not published by the association (checked November 1, 2026). Ask the seller for the roof permit, its date and the wind mitigation form. Check how the roof is tied to the walls and how windows, doors and the garage door are protected, because credits follow those features.
Plumbing and electrical on older homes
The newest roll year in Lakewood is 2000, so every home is at least 26 years old. A four-point inspection reads the roof, electrical, plumbing and air conditioning systems, and insurers commonly ask for one on homes 30 years or older. Ask which lines and panels are original.
Condominium buildings and the three-story rule
Florida's milestone inspection and structural integrity reserve study rules apply to condominium buildings of three habitable stories or more. The story count of Lakewood's condominium buildings is not published by the association (checked November 1, 2026). Ask each association for the count and for the status of both items before you offer.
Renovation, not rebuilding
The county records show no teardown and rebuild pattern in Lakewood, and the master association describes many homes as recently renovated. Ask for permits on every system a seller says was updated.
Inspections to order
Order a general home inspection, a four-point inspection and a wind mitigation inspection on every Lakewood house or villa, plus a wood-destroying organism inspection and, for a pool, a pool inspection. For a condominium, add the association's documents and reserve study.
What does Lakewood in Naples have, from the public golf course to the lakes, and what does it not have?
Lakewood in Naples has a public golf course, lakes, a residents' boat storage lot and bulk fiber service. It does not have a community pool, clubhouse or tennis court today, and a second, closed course sits inside the community as privately owned land. Each amenity below stays separate from home ownership.
Lakewood Country Club: public and pay as you play
Lakewood Country Club is a public, pay-as-you-play par 60 course on privately owned land inside Lakewood, and owning a Lakewood home carries no golf membership and no golf right.
The master association's About page calls Lakewood a pay as you golf community. The course is at 4235 Lakewood Blvd and is a separately owned business. In March 2025 a Single Family I association post said the owner planned to keep it open as it is today.
The course in numbers
The club's scorecard lists 3,161 yards from the back tees, and the club markets about 3,200 yards. The 52-acre parcel has Bermuda fairways and greens, and water exists on 14 holes. The club sells seasonal passes, publishes no prices, has no full-length range and lists no restaurant.
The former Evergreen course
The former Evergreen course inside Lakewood is closed golf land; the master association offered $1,000,000 for it in 2024 and the owner countered at $1,500,000, and no rezoning of it appears in the minutes of the association's 2026 meetings or in news read November 1, 2026.
The course opened in 1972 as Ironwood, a par 54 layout of about 33 to 34 acres, closed in 2004, returned to play in 2007 and closed again. An owner bought it in July 2021 for $720,000, and a 2022 open house showed options of 200 to 300 residential units. The master's 2026 notice reports an active burrowing owl nest on the old course.
The lakes
The master's minutes record aquatics work on the lakes in August 2025 and a discussion of lake maintenance costs in January 2026. Beechwood Lake Drive and Pine Lake Drive carry the lake names. No public count of Lakewood's lakes is published.
The closed community pool
The community pool closed when its lease ended on October 31, 2024, and the minutes of the association's November 2024 meeting say the pool, clubhouse and tennis court will not transfer to the association.
The association's notice names no replacement pool. A nonprofit center proposed for the clubhouse parcel in 2023 moved to North Naples in March 2024, and the master association lists no community clubhouse, pool or tennis court today.
The boat storage lot
The master association runs a boat storage lot for residents. New leases are for boats only, existing motorhome and camper leases are grandfathered, and 19 people were on the waiting list as of March 2025. Applicants need a Lakewood address on a license and registration. The cost section gives the fee.
Bulk fiber service
The master association's materials list bulk TV and internet from Blue Stream Fiber, with more than 200 channels and internet up to 600 Mbps, as part of the master budget. The provider's page refused a read on November 1, 2026, so confirm the package with the association.
What Lakewood does not have
The master lists no community pool, clubhouse, tennis court or fitness center for residents today. The association pages describe no entry gate, the course lists no restaurant, and a Lakewood purchase carries no mandatory golf fee. No villa, condominium or single-family association publishes its dues.
What is near Lakewood in Naples, and which schools and services serve it?
Lakewood in Naples is 3.9 route miles from Fifth Avenue South and between 4.8 and 12.6 route miles from five hospital campuses in the Domain Realty Group route table. Schools are assigned by address, and the county roll names the fire district on every tax bill.
Distances in the Domain Realty Group route table
The table lists free-flow route miles from the Lakewood centroid. Free-flow means no traffic, and winter traffic on US 41 East and Davis Boulevard runs heavier.
| Destination | Route miles (free-flow) |

NCH Baker Hospital Downtown, Physicians Regional on Collier Boulevard and the NCH Healthcare Southeast campus are 4.8, 5.6 and 5.7 route miles away. Physicians Regional at Pine Ridge is 8.5 and NCH North Naples Hospital 12.6. Confirm which campus runs an emergency department before you rely on it. Call 911 in an emergency.
Beaches and the Gulf
Lakewood is inland. Tigertail Beach on Marco Island is 15.6 route miles away and the South Marco Beach access 17.4. For boaters, Bayview Park has a ramp on Naples Bay, and Collier Boulevard Boating Park is in the table.
Schools by address
The district's address lookup for sampled Lakewood addresses assigns Shadowlawn Elementary, East Naples Middle and Lely High for the 2026-27 year; assignment is by address and can change each year, so confirm with the district.
The lookup covered 10 sampled Lakewood addresses and 2 on Pine Isle Lane in the adjoining condominiums. Lely High School is 4.7 route miles from Lakewood.
| School | Level | Sampled addresses assigned | 2026 state grade |
|---|---|---|---|
| Shadowlawn Elementary | Elementary | All 10 sampled Lakewood addresses | A |
| Lely Elementary | Elementary | The 2 sampled Pine Isle Lane addresses | A |
| East Naples Middle | Middle | All 12 sampled addresses | A |
| Lely High | High | All 12 sampled addresses | B |
Fire district on the roll
The 2026 county roll lists the Greater Naples Fire Rescue District, at 2.0000 mills, on Lakewood's tax bills.
The levy appears in both millage areas that cover Lakewood, 78 and 110, and the tax section prints the full list.
US 41 East
Lakewood Boulevard meets US 41 East, the Tamiami Trail, and the association places entrances off both US 41 and Davis Boulevard. County commissioner district records place Lakewood in District 4. The Bayshore Gateway Triangle redevelopment area lies northwest, around the US 41 and Davis Boulevard junction. For the wider area, see Naples, Naples communities and current Naples listings.
Who governs Lakewood in Naples: the master association and its 14 associations?
Lakewood in Naples is governed in two layers: one master association and 14 represented associations beneath it, each with its own board and documents. A buyer reads both layers before an offer, because the master runs irrigation, lakes and drainage while each association sets its own dues, leases and exterior rules.
The master association
The Lakewood Community Services Association is the master association over 14 represented associations, Villas 1 to 9, Condominiums 1 to 3 and Single Family 1 and 2, and each of those associations sets its own budget and rules. Five directors serve staggered two-year terms under the 1984 By-Laws. The master maintains the lakes it is responsible for, the entryways, drainage, reuse-water irrigation and the bulk Blue Stream service. U.S. Home of Florida, Inc. built Lakewood from 1973.
Fourteen represented associations
The 14 are Villas 1 to 9, Condominiums 1 to 3 and Single Family 1 and 2, as the April 15, 2026 annual meeting lists them, and each names a member-representative to the master. The two adjoining Boca Ciega condominiums that the MLS files under Lakewood are not among the 14.
Single Family I and Single Family II
Single Family I has 188 homes along Beechwood Lake Drive and Lakewood Boulevard, and Single Family II has 179; together they equal the 367 houses on the county roll. Single Family II's members belong to both the master and their own homeowners association, which generally meets monthly from September to May. Both bill quarterly, on January 1, April 1, July 1 and October 1, and neither publishes a dues figure.
Villa associations
Lakewood has 376 attached villas in Villas 1 to 9. No villa association publishes dues, a lease rule, a pet rule or a sale process, so each is not published by the association (checked November 1, 2026). The county gives villas a condominium use code, which points to Chapter 718, but which chapter governs each villa association is not published either. Ask each for its declaration, budget and rules before an offer.
Condominium associations
Condominiums 1 to 3 hold 234 units. Their building stories and inspection status are not published by the association (checked November 1, 2026). For that market read condominiums for sale in Naples, then ask each association for its budget, reserves and insurance summary.
The declaration and its renewal
The Declaration of Covenants dates from February 1974 and runs 50 years, then extends automatically for successive 10-year periods unless owners of two-thirds record a change. By our arithmetic the first extension began in February 2024 and runs to February 2034. Whether Florida's marketable title rules affect a given covenant is a question for a Florida real estate attorney.
Documents online under Florida law
HB 1203 (chapter 2024-221) requires an association of 100 or more parcels to post its official documents online from January 1, 2025. The master's public page lists nine sets of minutes, the newest from the April 15, 2026 annual meeting, and no budget document. The two single-family associations run their own sites; no villa or condominium site turned up in the research.
What rules apply when you buy or lease in Lakewood, Naples?
Lakewood in Naples has no single rulebook: each association writes its own leasing, pet, parking and exterior rules, and only Single Family II publishes a full handbook. A buyer checks the rules for the exact association before relying on any of them. The Single Family II handbook, revised September 9, 2021, is the clearest public example.
Leasing
Single Family II requires a rental application to management at least 20 days before occupancy and states: "No rentals less than 30 days allowed in the Lakewood Community." Single Family I allows renting under rules a tenant must follow before moving in. For villas and condominiums, lease minimums are not published by the association (checked November 1, 2026). Never assume one association's rule covers another.
Collier County short-term rental registration
Collier Ordinance 2021-45, effective January 3, 2022, requires short-term vacation rentals in unincorporated Collier County to register with the county, hold a Florida DBPR vacation rental license, name a responsible party and pay a one-time fee. Lakewood is unincorporated, so the ordinance reaches it. County registration never overrides an association rule, and Single Family II treats short-term rental as a prohibited commercial use.
Pets
The Single Family II handbook asks owners to keep pets on a leash outside, keep cats from roaming and remove waste at once, with no number or weight limit. Other Lakewood associations publish no pet rule this page could confirm, so that rule is not published by the association (checked November 1, 2026). A burrowing owl nest on the former Evergreen land carries a master notice: do not approach it, and keep pets away.
Boats, RVs and parking
The master association's storage lot takes boats only for new leases, at $750 for six months as of March 2025. Existing motorhome and camper leases are grandfathered, and 19 were on the waiting list. Single Family II asks owners to keep boats, campers and watercraft in the garage overnight or off site, with a temporary one-day exception on approval, and it bars street parking from 10 PM to 7 AM.
Architectural review
Single Family II's Architectural Review Committee must review paint, driveways, fences, roofs, windows, additions and major landscaping, and Single Family I asks for its Building and Exterior Change Request form before work starts. Under HB 1203 a denial by a Chapter 720 association must be explained in writing, naming the rule relied on. Villa and condominium standards are not published by the association (checked November 1, 2026).
Signs and exterior rules
Single Family II allows no "For Sale" or "For Rent" signs, with an open-house sign only while the agent is present, and it requires a photosensitive lamp post at each home and mowing at least every seven days. Single Family I bars yard signs and requires mailboxes that follow its by-laws.
Purchase approval
No Lakewood document read for this page requires association approval of a buyer. The Single Family II handbook states none, the master describes none, and the villa and condominium associations publish none, so that point is not published by the association (checked November 1, 2026). The team at Domain Realty Group can request the governing documents with you.
What does a buyer pay each year in Lakewood, Naples?
Fees in Lakewood, Naples are set locally. Each Lakewood association sets its own fees, and none of the villa, condominium or single-family associations publishes its dues today; this page prints no association fee as fact, and the only fee figures shown are listing-agent entries in the MLS, dated and labelled as the October 29, 2026 export.
Association fees: set by each association
Single Family II adds a late fee after a 10-day deadline and says its assessment covers irrigation, cable service, lake and canal maintenance, general assets maintenance and management. Villas and condominiums bill on schedules each association sets. Fees are set by each association's budget, and an estoppel certificate shows the amounts for the exact home.
The master budget as arithmetic
The master association's adopted 2025 budget was $1,475,658.44; divided over 977 homes that is about $1,510 a year, shown only as arithmetic, because the master association does not publish a per-home fee. The same division gives about $126 a month. No 2026 master budget is posted on the minutes page today.
MLS fee fields from the October 29, 2026 export
We tracked two fee fields across the 90 Lakewood rows in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026: an annualized HOA fee and a total annual recurring figure. Both are filled for only some rows. Data updated: October 2026.
SUPPORTING, as entered by listing agents, the October 29, 2026 export, never an association's rate.
| Group | Rows | HOA fee annualized (filled, median, range) | Total annual recurring (filled, median, range) |
|---|---|---|---|
| MLS all Lakewood rows | 90 | 35, $2,688 (n 35), $2,120 to $10,776 | 88, $2,880 (n 88), $2,120 to $11,728 |
The row blends houses, villas and condominiums, so it describes no single association.
Insurance as an annual cost
Insurance is a separate annual cost that no Lakewood association publishes. A house or villa owner buys wind cover and often flood cover, and a condominium owner buys a unit policy beside the association's master policy. This page prints no insurance cost, because a quote depends on the roof, the openings and the elevation of the exact address.
Property taxes as an annual cost
Taxes are the one annual cost this page can compute from the county roll. At millage area 78, each $100,000 of taxable value carries $1,047.21 of ad valorem tax, and the roll adds $269.77 of non-ad valorem charges for houses and villas and none for condominium units.
Golf: no required fee
Owning a Lakewood home carries no golf fee. Lakewood Country Club is a public, pay-as-you-play course, so a golfer pays per round, and the club sells seasonal passes without publishing prices.
Bulk services in the budget
The master's budget pays for Blue Stream television and internet, which Single Family I's FAQ describes as included in its dues, and for reuse-water irrigation. The package listed 200+ channels and speeds to 600 Mbps in October 2026; the vendor's site refused a read on November 1, 2026, so the contract term and per-door cost are not published by the association.
What does a buyer pay once at purchase in Lakewood, Naples?
A buyer in Lakewood, Naples pays most one-time costs outside the price: an estoppel certificate, any association application or transfer charge, a capital contribution if the association has adopted one, and the usual title, survey and inspection costs. No Lakewood association publishes its one-time amounts, so each figure comes from the documents for the exact home.
Estoppel certificates
An estoppel certificate states what the seller owes the association and whether anything is unpaid. Ask for the association's certificate and the master's, because the master's January 2026 meeting records one village association as delinquent to the master. Estoppel fee amounts: Information not available at time of publishing (checked 2026-11-01). Ask for the fee in writing.
Application and transfer fees
A purchase may carry an association application or transfer charge, but no Lakewood association publishes one. Treat that figure as not published by the association (checked November 1, 2026) until the resale package or estoppel shows it.
Capital contributions
The master has adopted no capital contribution. At its August 2025 meeting it recommended that each sub-association adopt a joining charge individually, at its own discretion. Whether a village or condominium charges one shows on that association's estoppel letter; no amount is published.
Title, survey and inspections
Title insurance, a survey and inspections are ordinary closing items and vary by property. Every Lakewood home was built before the 2002 Florida Building Code, so order a four-point inspection and a wind mitigation inspection, and ask the seller for the last full-roof permit date. The Naples homes for sale pages show other communities to compare.
Flood elevation certificate
Collier County keeps 151 elevation certificates for addresses around Lakewood, and a seller may hold one for the home. The certificate records the lowest floor against the 8-foot base flood elevation. Flood insurance no longer requires one, but a favorable certificate can inform a quote.
Closing timeline
Start the association paperwork on day one. The estoppel certificate takes time to produce, and a condominium buyer receives resale documents that, under s. 718.503, include the milestone and reserve summaries where they apply. Meet the agents who can sequence the contract dates around those documents.
What are property taxes on a home in Lakewood, Naples?
Property taxes on a Lakewood home in Naples come from Collier County's 2026 roll, not from any Lakewood association. Two millage areas cover the community, and the bill a buyer pays resets to the price paid. The sections below give the rate, the authority lines, the extra charges and the exemption.
Two millage areas
Lakewood homes sit in Collier County millage area 78, at 10.4721 mills for 2026, or area 110, at 10.3696 mills, which lacks only the county lighting line, and no community development district appears on the 2026 roll. Area 78 covers 717 homes, including all 234 condominium units; area 110 covers 260 homes. The Greater Naples Fire Rescue District's 2.0000 mills sit in both.
Taxes table: the 2026 authority lines
The 2026 roll lists these authorities for Lakewood homes.
| Authority | Mills | Applies to |
|---|---|---|
| County 2026 Collier County general fund | 3.0107 | areas 78 and 110 |
| County 2026 South Florida Water Management District | 0.0948 | areas 78 and 110 |
| County 2026 Big Cypress Basin | 0.0978 | areas 78 and 110 |
| County 2026 School board, state law | 1.8990 | areas 78 and 110 |
| County 2026 School board, local | 2.2480 | areas 78 and 110 |
| County 2026 Collier County lighting | 0.1025 | area 78 only |
| County 2026 Collier Mosquito Control | 0.1331 | areas 78 and 110 |
| County 2026 Greater Naples Fire Rescue District | 2.0000 | areas 78 and 110 |
| County 2026 Unincorporated general MSTD | 0.6844 | areas 78 and 110 |
| County 2026 Water pollution control program | 0.0246 | areas 78 and 110 |
| County 2026 Conservation Collier | 0.1772 | areas 78 and 110 |
| County 2026 total, area 78 | 10.4721 | 717 Lakewood homes |
| County 2026 total, area 110 | 10.3696 | 260 Lakewood homes |
Non-ad valorem lines
The roll shows non-ad valorem charges of $269.77 on every house and villa and $0.00 on every condominium unit. The roll gives the total but not the line names, so ask for the bill detail on the exact parcel.
No community development district
No CDD appears on the 2026 Lakewood roll, so no CDD bond payment or operating charge shows on a Lakewood tax bill. Confirm this on the bill for the exact parcel.
Homestead and Save Our Homes
A Florida homestead exemption removes the first $25,000 of taxable value from the bill, and for 2026 an additional exemption to a maximum of $26,411 applies to the non-school lines. At area 78 that is $261.80 plus $167.05, or $428.85 of tax removed. Save Our Homes holds a protected assessment to a 2.7 percent cap for 2026, and the cap does not transfer, so a buyer's first bill resets to the purchase-year assessment.
Why a current bill is not your bill
The 2026 county roll's median bills, $3,475.30 for houses, $2,626.17 for villas and $1,227.11 for condominium units, belong to current owners and their exemptions. The bill resets at purchase, the exemption applies only to an owner who files, and millage rates are subject to change each year.
What do worked cost examples show for a Lakewood home in Naples?
Worked cost examples for a Lakewood home in Naples apply the 2026 area 78 rate to the county median price of each product, so a buyer sees what tax alone costs at a typical price. Each is an illustration, not a bill; it leaves out insurance, association dues and every assessment.
How the examples are built
Each example takes a price from the county's recorded sales in the 12 months to August 31, 2026, applies the area 78 rate of 10.4721 mills and adds the roll's non-ad valorem amount. The last column subtracts the $428.85 homestead illustration. These are an illustration, not a bill: taxable value equals the price, area 78.
| Example | Price | Ad valorem | Non-ad valorem | Total | With homestead |
|---|---|---|---|---|---|
| County House at the county T12 house median | $462,500 | $4,843.35 | $269.77 | $5,113.12 | $4,684.27 |
| County Villa at the county T12 villa median | $305,000 | $3,193.99 | $269.77 | $3,463.76 | $3,034.91 |
| County Condominium at the county T12 condominium median | $149,900 | $1,569.77 | $0 | $1,569.77 | $1,140.92 |
A house at the county median
The county recorded 21 house sales in the 12 months to August 31, 2026, at a $462,500 median. At that price the tax is $4,843.35 before the non-ad valorem charge and $4,684.27 in total with homestead.
A villa at the county median
The county recorded 20 villa sales in the same 12 months, at a $305,000 median. That price carries $3,193.99 of ad valorem tax, $3,463.76 in total and $3,034.91 with homestead. This is the county set; the MLS keeps its own villa figures.
A condominium at the county median
The county recorded 17 condominium sales in the same 12 months, at a $149,900 median. Tax is $1,569.77, because the roll shows no non-ad valorem charge on a condominium unit, and $1,140.92 with homestead.
What the examples leave out
The examples omit association dues, insurance, special assessments and any rate set after 2026. They assume the buyer files for homestead on time, so the last column is a best case. The $1,047.21 per $100,000 rule lets a buyer test any other price.
Is Lakewood in Naples in a flood zone, and how do storms and insurance work?
Lakewood in Naples sits mostly in a FEMA Special Flood Hazard Area, Zone AE, with an 8-foot base flood elevation, so flood insurance is a standard question on a purchase. Storm history, building year and the type of master policy shape the cost, and the exact address decides the answer.
Zone AE across most of Lakewood
Flood zones in Lakewood were read at 60 address points on the FEMA map on October 17, 2026: 57 were Zone AE with an 8-foot base flood elevation, 1 was AE at 7 feet and 2 sat outside a mapped zone, and the lender's flood determination on the exact address governs. All 31 house points and all 3 condominium points read AE 8; of the 22 villa points, 20 read AE 8, 1 read AE 7 and 1 sat outside a mapped zone. The other 4 of the 60 points are in the adjoining Pine Isle Lane condominiums: 3 read AE 8 and 1 sat outside a mapped zone. The panels are 12021C0394J, 0582J and 0601J, effective February 8, 2024.
What an 8-foot base flood elevation means
A base flood elevation of 8 feet is the height the 1 percent annual chance flood is modeled to reach on the 2024 maps. Whether a home sits above or below it depends on the lowest floor, which only an elevation certificate shows, and no Lakewood floor elevations are published. A repair or remodel costing 50 percent or more of a building's market value generally brings current flood rules, which matters on a house bought to renovate.
Preliminary map changes
The proposed maps keep AE 8 at 57 of the 60 sampled points. The 90-day appeal period opened August 19, 2026, and no effective date is set, so lenders still use the February 2024 panels today.
Evacuation zone
All 60 sampled address points read evacuation Zone C on the county's layer. In Hurricane Milton in October 2024 Collier's orders covered Zones A and B, which by that reading left Lakewood outside the order. Always follow the county's order for the storm at hand.
Storm history as reported
No public report found for this page names water inside a Lakewood home in Hurricane Ian, Helene or Milton. Around Naples, Ian's maximum inundation was 6 to 9 feet above ground, and the National Weather Service reported Helene surge entering several structures along the Bayshore Drive corridor of East Naples. Ask the seller about storm history and claims.
Wind insurance and the code era
Every Lakewood home was built before the statewide Florida Building Code took effect on March 1, 2002, so credits come from upgrades, not from year built. Insurers commonly ask for a four-point inspection, covering roof, electrical, plumbing and HVAC, on homes 30 years or older, and every Lakewood home is at least 26 years old. Florida's wind mitigation form, OIR-B1-1802, records roof-to-wall attachment, roof deck attachment and opening protection.
Villa and condominium master policies
Under a bare-walls master policy the owner's HO-6 unit policy rebuilds interior finishes; other master policies cover more. Each Lakewood association's master policy, deductible and flood cover are not published by the association (checked November 1, 2026), so ask for the insurance summary and declarations page.
Drainage and the lakes
Lakewood drains to the Haldeman Creek Basin. The master maintains six lakes while responsible for two, and the minutes of its August 2025 meeting record a $30,000 bid to clean drainage lines behind Villas 1. Irrigation problems after Milton led to a five-year effluent cross-connection check.
What does Florida law require in Lakewood, Naples, and what is happening with the golf land?
Florida law touches a Lakewood purchase in Naples through condominium inspection and reserve rules, HOA disclosure and document rules, and the Live Local Act, which bears on the golf land. Not legal advice; ask a Florida real estate attorney how each rule applies to a specific building, association or contract.
Milestone inspections
Florida's milestone inspection, s. 553.899, and structural integrity reserve study, s. 718.112(2)(g), apply only to condominium buildings of three habitable stories or more; the story count of Lakewood's condominium buildings is not published, so confirm it with each association. A covered building needs its first milestone inspection by December 31 of the year it reaches 30 years from its certificate of occupancy, then every 10 years.
Structural integrity reserve studies
A structural integrity reserve study looks at a covered building's structural elements and sets reserves for them. It repeats every 10 years, and the statute sets December 31, 2026 as the latest date a covered building's first study may be completed. Ask each Lakewood condominium or villa association whether a study is complete, in progress or not required.
Condominium disclosure, s. 718.503
Section 718.503 lists the documents a condominium seller delivers at resale, including the milestone summary and the reserve study "if applicable". A buyer who receives neither should ask for written confirmation that neither applies.
Disclosure for houses and villas
For a home in a mandatory homeowners' association, s. 720.401 requires a disclosure summary before the contract, and the contract is voidable within 3 days after receipt or before closing. Lakewood's house associations fall under Chapter 720 by our reading, while villas may fall under Chapter 718; which applies to each villa association is not published.
HOA law updates
HB 1203 took effect mostly on July 1, 2024. It requires director education, fine hearings within 90 days of notice, no fine when a violation is cured before the hearing, and written, specific reasons for an architectural denial. These rules reach the master and the two single-family associations, not the Chapter 718 associations.
The Live Local Act and golf land
Florida's Live Local Act does not treat golf course land in a residential area as commercial use, s. 125.01055(7)(n)1, so housing on Lakewood's golf land would need a county rezoning. Separately, the act requires a county to allow multi-unit and mixed-use residential in areas designated for commercial, industrial or mixed use when at least 40 percent of the units are restricted-rent rentals for at least 30 years.
What a rezoning would take
Collier's intent-to-convert rules for golf courses, written in 2013, route a conversion through public neighborhood meetings, the Planning Commission and the Board of County Commissioners. No rezoning filing for the closed Evergreen land appears in the minutes of the master's 2026 meetings or in news read November 1, 2026. The master offered $1,000,000 in 2024 and the owner countered at $1,500,000.
The Riviera course case nearby
Riviera Golf Estates, a neighboring community, shows what a golf-land dispute looks like. As news reports describe it, a February 2025 circuit court ruling keeps its course in golf use through 2030 under a 1990 covenant, and the owner appealed in June 2025. No appellate decision was found as of November 1, 2026. Compare Naples communities with that case in mind.
How do Lakewood home prices in Naples compare with nearby East Naples communities?
Lakewood in Naples can be set beside eight nearby East Naples communities using the county deed file for the 12 months to August 31, 2026. The two tables below keep houses with houses and attached homes with attached homes, and each row shows its own sales count and median, so no row blends products.

Linked peer pages
Six of the peers have Domain Realty Group pages: Kings Lake, Foxfire, Glen Eagle, Royal Wood, Lely Country Club and Countryside. More places are listed under Naples communities.
How to read a peer median
A median is the middle sale, so a few deeds can move it. Royal Wood's house row rests on 3 sales, and Naples Heritage's house row lists its 2 sales individually instead of a median; every other house row rests on 9 or more. The communities differ in lots, associations and amenities, so the tables rank nothing, and the MLS export is not used in them.
Peers named as text only
Riviera Golf Estates has its own Domain Realty Group page, and so does The Glades next door. Naples Heritage appears as text only, because this page links no Domain Realty Group page for it. Lakewood's own rows are marked this page and come from the same county deed file, so each row can be checked against the others.
Which names get confused with Lakewood in Naples?
Lakewood Ranch in Sarasota and Manatee counties, Lakewood Park in Naples ZIP 34103 and The Park at Lakewood and Lakewood Village in Fort Myers are different places, so none of their sales, listings or storm reports is counted on this page. Check the plat name and ZIP 34112 before you trust a sale or a listing.
Lakewood Ranch
That Sarasota and Manatee county community is a separate market, so none of its listings sit in this page's county or export figures. A search that returns it for Lakewood in Naples is matching on the shared word, not on the place.
Lakewood Park in Naples
That Naples area uses ZIP 34103, not Lakewood's 34112, and the search on this page is set to the single label Lakewood. If a listing shows ZIP 34103, it belongs to the other place.
Fort Myers names
The Park at Lakewood and Lakewood Village are Fort Myers names in Lee County. Their sales, listings and storm reports are not part of any county or export figure printed here.
Boca Ciega, next door
Two adjoining condominiums on Pine Isle Lane are filed under Lakewood in the MLS but sit outside the Lakewood master association. Their sales appear in labelled rows elsewhere on this page and never in a Lakewood count or median.
How do you buy a home in Lakewood, Naples, step by step?
You buy in Lakewood, Naples in five steps: pick the product, read the address, get the association documents, inspect and insure, and close. Each association sets its own rules and fees, so the documents for the exact building or street matter more than any community average.
Step 1: pick the product
Lakewood is three markets: 367 single-family houses, 376 attached villas and 234 condominium units on the 2026 county roll. Each sells at its own price level, so decide on a house, a villa or a condominium before you compare figures. Save a search and get new listings by email for the product you choose.
Step 2: read the address
Houses sit on Units 1, 3, 4 and 5, villas in Villas I to IX and condominiums in Condominium I to III, so the plat or section name tells you which market and which association apply. Confirm the address is a Lakewood address and not one of the adjoining condominiums filed under Lakewood in the MLS.
Step 3: get the association documents
Ask the seller or the title company for the declaration, budget and rules of the exact association, whether Single Family I or II, one of nine villa associations or one of three condominium associations. Dues are not published by the association (checked November 1, 2026), so request the estoppel certificate early, plus the disclosure summary under s. 720.401 or the condominium documents under s. 718.503.
Step 4: inspect and insure
Every Lakewood home was built before the 2002 Florida Building Code, so order a general inspection with wind mitigation and four-point reports, and ask for roof, air conditioning and plumbing dates. Get wind and flood insurance quotes before the inspection period ends, because the lender's flood determination on the exact address governs.
Step 5: close
At closing, the title commitment, prorated 2026 taxes, the estoppel figures and your lender's flood determination settle the final numbers. A current tax bill is not your bill, because values reset at purchase.

Is there an HOA in Lakewood, Naples?

What are HOA fees in Lakewood, Naples?
Lakewood's fees are set by each association's budget, and none of the villa, condominium or single-family associations publishes its dues: not published by the association (checked November 1, 2026). Do you need a golf membership to live in Lakewood?

What is happening with the former Evergreen course?
Lakewood's former Evergreen course is closed golf land, and the minutes of the association's 2026 meetings and news read November 1, 2026 show no rezoning of it. Lakewood's community pool closed when its lease ended on October 31, 2024, according to the association. The minutes of its November 2024 meeting say the pool, clubhouse and tennis court will not be handed to the association, so a Lakewood buyer should not count on a shared pool.
Do Lakewood houses have pools?
Some Lakewood houses do. The 2026 county roll carries a pool row on 193 of the 367 houses and on none of the 376 villas or 234 condominium units. A roll row is a county record, not an inspection, so confirm a pool on the exact address with your inspector.
When were Lakewood homes built?
Lakewood's county roll dates its houses to 1973 through 2000, its villas to 1974 through 1984 and its condominium buildings to 1974 through 1981, using each home's earliest residence row. Later work is renovation, so ask for roof, air conditioning and plumbing dates on any home.
Are new homes being built in Lakewood?

Is there a CDD in Lakewood?
