Source: Collier County Property Appraiser sale files, qualified improved sales, 12 months to August 17, 2026; the prior column is the 12 months before. The condominium-building row was drawn on a wider set that includes Augusta Court, which is not on the association's list.

Every sale was a resale

Neither the county's builder-direct test nor a first-improved-sale test on the Lely Country Club plats found a new-home sale; the 17 plat sales in the last year, at a $640,000 median, were all resales.

What the MLS shows

A full MLS pull for Lely Country Club has not been run for this page, and the partial MLS counts we hold cover only small subsets, so the county record above is the figure to use. The county counts only qualified sales, so treat its totals as a floor.

Which part of Lely Country Club fits you?

Lely Country Club is one association over 12 sub-associations, and the sub-association decides the product, the dues and the rules. Single-family homes sit mostly on the association plats and Tanglewood 2; the condominiums and villas are in Eaglewood, St. Moritz, Timbercreek, Village Greens and Tanglewood 1. Data updated: October 2026.

The single-family streets

The association plats hold 502 parcels, 310 of them single-family homes, and recorded 17 qualified sales at a $640,000 median in the last county year, from $305,000 to $800,000.

The condominiums and villas

The association's condominium buildings, Eaglewood, Eaglewood West, St Moritz Club, Timbercreek at Lely and Village Greens of Lely among them, are the entry tier: the condominium segment recorded 21 sales at a $270,000 median.

Tanglewood

Tanglewood is four sub-associations on Tanglewood Court: Tanglewood 1, Tanglewood 1 Villas, Tanglewood 2 and Tanglewood 2 Lely Palms. Tanglewood 1 is mostly condominiums and villas, 145 of its 155 parcels, median 1,256 square feet; Tanglewood 2 is 65 parcels, 64 of them single-family homes, median 1,986 square feet, built to a median year of 1989.

Tanglewood sales

Tanglewood recorded 7 qualified sales at a $369,000 median in the last county year, from $305,000 to $410,000, all of them Tanglewood 1 condominiums. Tanglewood 2's single-family homes had no qualified sale that year, after 6 at $672,500 the year before. Tanglewood listings appear in the Lely Country Club searches above.

St Regis Club and Gleneagles

St Regis Club and the four Gleneagles condominiums sit in the county's Lely Country Club set but are not named on the association's sub-association list, and the MLS files them under Lely Golf Estates. Ask which association governs a unit before you rely on any fact on this page.

The 12 sub-associations

Deerwood, Eaglewood, Eaglewood West, Fairway Villas, Muirfield Circle, St. Moritz, Tanglewood 1, Tanglewood 1 Villas, Tanglewood 2, Tanglewood 2 Lely Palms, Timbercreek Villas and Village Greens of Lely.

What does it cost to own in Lely Country Club?

The yearly cost of a Lely Country Club home is the property tax bill, the association's annual fee, any sub-association dues and, for a condo, the condominium budget, with no community development district on top that we could find. Only the master fee is published. Data updated: October 2026.

The association fee

The Lely Country Club Property Owners Association states an "annual homeowner's fee as low as $240". It does not state the fiscal year or the top of the range.

Sub-association and condominium dues

Each of the 12 sub-associations and each condominium sets its own budget. Ask for the current budget, the last two years of minutes, the reserve study and any special assessment notice.

The Lely Golf Estates MSTU

The Lely Golf Estates Beautification MSTU levied 2.0000 mills for fiscal 2026 on its district. Whether a Lely Country Club street sits inside that district shows on the seller's tax bill.

Florida's condo safety law

Florida's milestone inspection law (section 553.899) and the structural integrity reserve study rule (section 718.112) apply to condominium buildings three stories or taller. Ask whether the building is covered and whether its inspection is done.

What to ask for before an offer

Ask for the seller's last tax bill, the association and sub-association estoppel figures, the insurance declarations and the elevation certificate.

Is golf included in Lely Country Club?

No. The association describes "stunning vistas of the Royal Palm and Hibiscus golf courses", but neither club comes with a home. Royal Palm Golf Club is a member-owned private club with membership by application, and Hibiscus Golf Club, sold in March 2026, is being converted into the private Lantern Club. Data updated: October 2026.

Royal Palm Golf Club

Royal Palm is "a member-owned private golf club ... Membership is by application." Its first nine opened in 1974, Royal Palm Country Club was officially born on May 1, 1985, and Ron Garl redesigned the course in 2019.

Hibiscus becomes The Lantern Club

Hibiscus sold for $28 million in March 2026 to a group converting it into The Lantern Club, a proposed members-only club with an 18-hole course, a clubhouse and six golf cottages, planned to be operational by late 2028; the public course may operate through April 2027.

What it means for a fairway view

The Lantern Club's membership terms and course plans have not been published. If a home's value rests on its view of Hibiscus, follow the club's plans before you buy.

Is Lely Country Club in a flood zone?

Mostly yes. FEMA's National Flood Hazard Layer puts 101 and 150 Tanglewood Ct, 705 Augusta Blvd and 891 St Andrews Blvd in Zone AE, the one percent annual chance floodplain, and 228 Palmetto Dunes Cir in Zone X with a 0.2 percent annual chance.
