Key takeaways for Imperial Wilderness buyers in Naples
The association's published rules set a lease window of at least 30 days and no more than 7 months, so nightly and weekly stays fall outside the posted rules. Read that rule first, then the sales record, because every figure below describes a deeded condominium site.
In the 12 months to August 31, 2026, the county recorded 25 qualified sales of Imperial Wilderness sites with a recorded home at a $127,500 median, from $80,000 to $270,000, across all four condominium sections. The four sections hold 546 parcels on the 2026 roll.
What the county recorded
The county's 25 qualified deeds in that window are listed one by one in the sales section, where the prior 12 months and the 60-month window sit beside them, each named by its dates.
What the MLS export showed
In the October 29, 2026 export, 29 listings sold in the year before that date at a $125,000 MLS median, with a median of 53 days on market. The same export held 16 active listings and 0 pending, as supporting data only.
A condominium of RV and park-model sites
Each of the 546 sites is a deeded condominium unit, and the home on it is an RV or park model. The roll records a home on 451 of those sites, and the sales below describe those sites only.
Not The Wilderness
The similar name belongs to a separate community in ZIP 34105 with its own page. None of its sales, listings or records sits in any Imperial Wilderness figure on this page.
Leases: 30 days to 7 months
Tenants register with the office, and the lease binds them to the association's rules. Collier County's short-term rental registration never overrides the association's lease minimum.
Four sections, one association
The four condominium sections share one association, and the tables below read each section as its own column so a buyer can compare them.
Taxes in one line
Every site sits in Collier County millage area 25, taxed at 10.3696 mills for 2026 with no community development district.
Flood is read point by point
Two FEMA map points checked on October 21, 2026 read Zone AE, and a zone is drawn parcel by parcel, so the flood determination for the exact site decides.
What this page leaves out
Assessments are not published by the association (checked November 1, 2026), so this page prints none. It also leaves out a site's evacuation zone letter, any utility rate and any rent figure.

What is Imperial Wilderness in Naples, FL, and where is it?
Imperial Wilderness in Naples, FL, is a four-section RV and park-model condominium in East Naples, ZIP 34114, in unincorporated Collier County. The sections below place it on the map, describe the aerial, name the roads and streets around it, and explain what owning a site means.
Where Imperial Wilderness sits in East Naples
The 2026 roll places Imperial Wilderness in unincorporated Collier County, ZIP 34114, and the aerial shows the four sections as rows of small homes on short loop streets around interior lakes, south of Tamiami Trail East.
Unincorporated Collier County
Unincorporated means the county, not a city, governs the land, and the 2026 roll lists no municipal taxing line for Imperial Wilderness.
What the aerial shows
In the aerial, small RV and park-model homes with screen rooms stand in rows around interior lakes. It is a public image from USDA NAIP via USGS The National Map, and its capture date is not confirmed.
Roads around the community
Tamiami Trail East runs along the community's north side, and the I-75 interchange at Collier Boulevard, exit 101, is about 8 route miles away. By the Domain Realty Group route table, free-flow, ALDI on Tamiami Trail East is 2.6 route miles and Publix on Collier Boulevard is 5.8 route miles. See the Naples guide for the wider market.
Eight streets and one ZIP code, 34114
The roll names eight streets: Cheetah, Bass, Imperial Wilderness Boulevard, Vanda Sanctuary, Cattleya Refuge, Panther Pass, Bobcat and Leopard. Every parcel carries ZIP 34114, a postal label that does not by itself tell a buyer about an association or a flood zone.
What owning a site means
An owner holds the deeded condominium unit, the site, and the RV or park model on it raises a separate question of title. The title search and the seller's paperwork decide whether a given home is titled as a vehicle or assessed as real property, so ask the association before you sign.
What have Imperial Wilderness sites in Naples sold for?
Imperial Wilderness sites in Naples sold on county deeds as one legal product, a condominium site, so this section prints one community median for each window and names the window every time. Tables then give calendar years, September to August periods and every deed, each labelled county.
One legal product, one community median
Because every sale is a condominium site, one community median fits, and this page prints it in prose where a window holds six or more sales. That median mixes sites whose homes differ in size, so read it as a middle point, not a price for any one home.
The 12 months to August 31, 2026
In the 12 months to August 31, 2026, the county recorded 25 qualified sales of Imperial Wilderness sites with a recorded home at a $127,500 median, from $80,000 to $270,000, across all four condominium sections.

Over the 60 months from September 2021 to August 2026, the county recorded 146 qualified Imperial Wilderness sales at a $139,950 median, a long window that mixes very different years.

No vacant-site sales on the record
The county recorded no qualified sale coded as a vacant site in Imperial Wilderness in either of the last two 12-month periods, so every sale figure on this page is a site sold with a recorded home.

What does the MLS show about Imperial Wilderness in Naples?
Imperial Wilderness in Naples appears in the MLS as listing-agent entries that sit beside the county record without replacing it. This section reads the October 29, 2026 export for all four sections, adds days on market and the listed bedrooms, and names the fields the export lacks.
Data updated: October 2026. An asking price is not a sale price.
Two record sets that never merge
Imperial Wilderness has two record sets on this page, and they never share a sentence: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale.
We tracked each Imperial Wilderness row in that file one at a time (Southwest Florida MLS, as entered by listing agents, export of October 29, 2026), and no MLS closing is folded into any county count on this page.
MLS closings in the October 29, 2026 export
In the October 29, 2026 export, 29 listings closed between October 29, 2025 and October 29, 2026 at a $125,000 MLS median. A closing date and a county recording date can fall in different months.
MLS by section
Each row gives a group's sold count, sold median and days on market from the October 29, 2026 export, next to its active and pending counts.
| Group | Sold | Median sold | Median days on market (sold) | Active | Pending |
|---|---|---|---|---|---|
| MLS all four sections | 29 | $125,000 | 53 | 16 | 0 |
| MLS Section I | 9 | $125,000 | 5 | 3 | 0 |
| MLS Section II | 8 | $119,750 | 22 | 2 | 0 |
| MLS Section III | 6 | $125,000 | 84 | 7 | 0 |
| MLS Section IV | 6 | $123,750 | 86 | 4 | 0 |
Days on market
In the October 29, 2026 export, the 29 sold listings had a median of 53 days on market. Section groups of six to nine sales are small, so each section's median sits in the table.
Bedrooms, baths and living area in the listings
The export's 45 rows show 1 bedroom on 25 rows, 2 bedrooms on 16 and 1 bedroom plus den on 4, any status. Living area in the export counts additions, so this page never sets it beside the county's base area.
Fields the export does not carry
The export has no floor, garage, pet, minimum-lease or remarks field, and a missing field is never read as zero. The 2024 Rules and Regulations, not the MLS, supply the lease window.
How is Imperial Wilderness in Naples divided into four condominium sections?
Imperial Wilderness in Naples is divided into four condominium sections, each recorded as its own condominium with its own county number, and all four sit under one association. This section counts the parcels in each, separates sites with a recorded home from those without, and names the association.
The county set
Imperial Wilderness's four county condominium numbers hold 546 parcels on the 2026 roll, every one a condominium unit in ZIP 34114: 166 in Section I, 133 in Section II, 120 in Section III and 127 in Section IV.
Every one of those parcels carries the condominium use code on the county roll.
Four condominium numbers on the roll
Each section is recorded as a separate condominium with its own county number, so a deed names the section it belongs to. The section table further down this page lists the numbers, and the sales tables above use the four sections as columns.
Sites with and without a recorded home
Of those parcels, 451 carry a residence building row on the roll, and the roll records no home on 95 sites, which may be a vacant pad or an RV titled as a vehicle rather than real property. The sites with a recorded home number 142 in Section I, 112 in Section II, 97 in Section III and 100 in Section IV.
One association for all four sections
Imperial Wilderness Condominium Association, Inc. governs all four sections, and GRS Community Management manages it. The association does not publish its assessment, so ask for the budget before an offer. Browse current properties or ask our agents.
What kinds of homes sit on Imperial Wilderness sites in Naples?
Imperial Wilderness in Naples is an RV and park-model condominium, so the home on each site is an RV or park model, often with a screen room, standing on a deeded condominium unit. The association's 2024 rules set the type, length and additions, while the county roll and the MLS use their own building labels.
RVs and park models under the rules
The 2024 Rules and Regulations allow one RV per site, 22 to 40 feet long by its registration, and require it to be modern, one-storied and commercially manufactured. The rules name the types that qualify: a travel trailer, motorhome, fifth wheel, mini-home or park model. They bar van conversions, tents, truck campers and pop-ups as living quarters.
Screen rooms and other additions
Under the same rules, a screen room or other addition may not exceed the living unit's own floor area, the unit and addition together may not exceed 24 feet in width, and a free-standing shed is limited to 60 square feet. An addition needs county permits plus written approval from the association's Architectural Committee and Board.
Sheds, fences and carports
The rules say no fences are allowed and carports are prohibited. A free-standing storage building goes on the patio side, on the concrete slab, with a roof no taller than 10 feet at the peak, anchored to the concrete and approved in plans first.
What the county roll records on a site
The county roll records a mobile home building row on all 451 Imperial Wilderness sites that carry a residence, and listing agents chose the manufactured building design on 44 of the 45 rows in the October 29, 2026 export; the association's own rules describe RVs and park models. The county's number below is the median base area of the residence rows, so it includes attached rooms the county counts.
| Section | County base area median (sq. ft.) |
|---|---|
| County Section I | 480 |
| County Section II | 478 |
| County Section III | 494 |
| County Section IV | 504 |
What the MLS labels the homes
The building design is a field that listing agents fill in, and it is the agents' choice, not a finding about the home. One of the 45 rows in the October 29, 2026 export carries the single-family design, and the rest carry the manufactured one. Treat both as record words, and read the rules above for what the association allows.
Bedrooms in the listings
In the October 29, 2026 export, 25 rows list 1 bedroom, 16 list 2 bedrooms and 4 list 1 bedroom plus a den. Those 45 rows cover any status. For the 29 sold rows the export shows a $125,000 median, and the sold figures are listing-agent entries, supporting data only.
What a buyer checks on the site
Start with the unit itself. Confirm the length against the registration, because the rules measure by registration. Ask whether the home is titled as a vehicle or sits inside the deeded condominium unit, since the buyer's title search and the seller's paperwork decide that, and financing follows the title. Ask the association before you sign what it needs from a buyer.
How do the four Imperial Wilderness sections in Naples compare?
Imperial Wilderness in Naples has four county condominium numbers, and they hold 546 parcels between them. The sections share one association, one set of rules and one millage area, so they differ in site counts, year built and recorded sales, which the county table below sets side by side.
Section I: 166 sites, 142 with a recorded home
Section I is county condominium 421000, the largest by site count. Its roll year built runs from 1984 to 2023. The county recorded 6 qualified sales in the 12 months to August 31, 2026, 5 in the 12 months before that and 51 over the 60 months to August 2026. The October 29, 2026 export shows 9 sold and 3 active rows.
Section II: 133 sites, 112 with a recorded home

The county recorded 7 qualified sales in the 12 months to August 31, 2026 and only one in the 12 months before that, which the table lists rather than averages. It recorded 30 over the 60 months. The October 29, 2026 export shows 8 sold and 2 active rows.

County figures by section
Every row below is the county's own record of deeds qualified through August 31, 2026, with three windows named in the headers. A window with one sale shows it as a list entry, not a median.

What differs by section
Site counts differ, from 120 sites in Section III to 166 in Section I. The count of sites with a recorded home differs too, and so does the span of roll year built, which is widest in Section IV. Recorded sales differ by window, and Section II's single sale in the earlier 12 months shows how thin a section's record can be.
What does not differ by section
All four sections sit in ZIP 34114 and carry the condominium use code on the county roll. One association governs them under one set of 2024 rules, and every site falls in Collier County millage area 25 with no community development district.
How old are Imperial Wilderness homes in Naples, and what should a buyer check?
Imperial Wilderness homes in Naples have a roll year built that runs across more than four decades, so a buyer should expect units of very different vintages on neighboring sites. The year is the county's earliest residence row on a site, not an inspection result, so the checks below matter more than any single year.
Earliest residence year across the community
The earliest residence row on the 451 Imperial Wilderness sites with a recorded home dates from 1980 to 2024 on the 2026 roll, with a 1992 median year, and 45 of those sites show their earliest residence row after 2010. Read that as when a residence row first appeared on a site.
Section by section: year built
The median roll year built is 1988 in Section I, 1990 in Section II, 1993 in Section III and 1995 in Section IV. The county figures table above shows each section's full span. Ask for the work history on any unit, since a unit of any year may have been updated.
Homes replaced on their sites
A later earliest row can mean a unit was replaced on its site, though that is an inference from the roll and not a statement by the association. Ask the seller when the current unit was set, who set it, and which permits and association approvals went with the work.
Park-model standards and set-up size
The association's length range of 22 to 40 feet is its own rule. Florida's s. 320.01 draws separate definitions for park trailers and travel trailers, and it describes a travel trailer as portable, up to 8 1/2 feet wide and 40 feet long. The law section later on this page gives the park-trailer set-up limits. Ask which category the unit was built to.
Tie-downs and storm preparation
The rules say tie downs are recommended when an RV stays on its site more than six months or sits unoccupied from June 1 to November 20, and installations follow the Collier County tie down code. A tied-down unit is skirted within 30 days after the tie down inspection. The county publishes evacuation zones by address, and a buyer should follow each order's own wording.
Inspections to order
Order a general inspection by a licensed inspector who works on RVs or park models, and ask for any tie-down inspection record. Ask for permit and approval papers on every screen room, shed or addition. Have the title checked against the unit's identification number and the seller's paperwork. Ask the insurer in writing what a policy covers on a unit of that year.
What amenities does Imperial Wilderness in Naples have?
Imperial Wilderness in Naples lists its amenities on the association's own pages, from pools and courts to a clubhouse, a library and a laundromat. The lists come from the association's amenities page and its activity schedule, revised January 23, 2026, and both were checked November 1, 2026. Hours and prices are the association's to confirm.
Pools and spas
The association lists indoor and outdoor pools with spas, a satellite pool, tennis, pickleball, bocce, petanque, a billiards room and a laundromat, and its activity schedule adds a library, a fitness center, shuffleboard and horseshoes. Its About Us page describes two pools and spas. The activity schedule lists sessions at the clubhouse pool and the satellite pool. Confirm pool rules and current hours with the association.
Tennis, pickleball, bocce and petanque
The association lists tennis and pickleball courts, bocce and a petanque court. Its schedule posts pickleball sessions on several days of the week, with separate sessions by level. Court sign-up rules are not published by the association (checked November 1, 2026).
The clubhouse, library and fitness center
The clubhouse has a full kitchen and a social hall, according to the manager's page, and the association's schedule names a multipurpose room, a library and a billiards room as venues. The November 2026 calendar names a fitness center. The association's page says Wi-Fi is available in the clubhouse, with access arranged through its office.
Shuffleboard and horseshoes
The association's schedule, revised January 23, 2026, names a shuffleboard court and lists horseshoes among its regular outdoor activities. It also lists table tennis. Ask the association where each court sits, because the park map on its site is an image without readable labels.
The laundromat
The association lists a laundromat, and its page says machines take credit cards only. Prices are on the association's page.
Lakes and watercraft
Per the 2024 rules, the lakes are for owners, their guests and renters, and only small hand-portable water craft may go on the water. No gasoline motors are allowed. Boats may not be stored outdoors on a site, and a boat on a trailer may rent space in the storage lot instead.
The storage lot
The rules provide a storage lot that owners rent by the calendar year, January 1 to December 31, with no partial years, and only for currently licensed vehicles such as boat trailers, campers and utility trailers. The rate is not published by the association (checked November 1, 2026). Storage spaces never transfer to a new owner, so a buyer joins the wait list.
No golf course on site
Imperial Wilderness has no golf course on site. The association's schedule lists golf groups that play at Links of Naples on Tamiami Trail East. Lely Resort's two courses, 4.9 route miles away, describe themselves as open to the public on their own site, checked November 1, 2026. The rules permit no gas-powered golf carts on condominium property, so carts are electric.
Gulf beaches by road
The association lists free Collier beach parking permits for owners with proof of ownership, picked up at a county park on Tamiami Trail East, and that is the association's statement, not a county rule. Ask the county which beaches a permit covers. By the Domain Realty Group route table, the Naples Pier area is 11.7 route miles from the Imperial Wilderness entrance on Tamiami Trail East and Tigertail Beach Park on Marco Island is 10.8 route miles, both free-flow figures with no traffic added.
What is near Imperial Wilderness in Naples, and which schools and services serve it?
Imperial Wilderness in Naples sits on Tamiami Trail East, east of Collier Boulevard, with shopping, a hospital, downtown Naples and Marco Island all reached by road. Each figure below is a free-flow route distance from the entrance point, with no traffic added and no travel-time estimate. Schools and services follow the county's records and each provider's own pages.
Distances in the Domain Realty Group route table
The route table measures from the Tamiami Trail East entrance point to a named address, and every figure is road distance in free-flow conditions. Two points are hand placed and print as "about" figures. Each distance sits under the heading for its place type below, so a figure appears once.
Groceries and shopping
Publix at 8585 Collier Boulevard is 5.8 route miles away, and ALDI at 13080 Tamiami Trail East is 2.6 route miles. No grocery stands inside the community. Lely Resort, at 8004 Lely Resort Boulevard, is 4.9 route miles and has its own Lely Resort page for buyers comparing nearby areas.
Hospital care on Collier Boulevard
Physicians Regional Medical Center, Collier Boulevard, is at 8300 Collier Boulevard, 5.4 route miles from the entrance. The hospital's own page lists the address and services. In an emergency, call 911.
Downtown Naples and Marco Island
Fifth Avenue South in Naples is 10.5 route miles away. The Marco Island bridge area, on SR 951 at the Marco River, is about 10 route miles away, a hand-placed point in the route table. The pier and Tigertail Beach Park figures sit in the beach section above, since they belong to the same trip by road.
Schools by address
Schools carried for the community's addresses are Manatee Elementary, Manatee Middle and Lely High, and assignment is by address and can change each year. The state's 2025-26 grades, in the district's reprint dated July 1, 2026, are A for Manatee Elementary, A for Manatee Middle and B for Lely High. Confirm an address with Collier County Public Schools.
Fire district on the roll
Imperial Wilderness owners pay the Greater Naples Fire Rescue District levy of 2.0000 mills, one of the ten 2026 taxing authority lines for millage area 25. The full millage table and worked tax examples are in the taxes section of this page.
Airports and the I-75 interchange
Naples Municipal Airport (APF) is 10.2 route miles from the entrance, and Southwest Florida International Airport (RSW) is 42.0 route miles. The I-75 interchange at Collier Boulevard, exit 101, is about 8 route miles, a hand-placed point. Those are free-flow figures and say nothing about traffic on the day.
Cable, internet and propane
The association's pages name Blue Stream as the service contact and list a community channel, and they say Thompson Gas delivers propane in the community. Neither page publishes plan prices or tank rules. Ask the association and each provider what applies to the address, then browse the Naples communities hub or the current listings to compare areas, or reach the team through the contact page.
Who governs Imperial Wilderness in Naples, and what do the rules say about the home on a site?
Imperial Wilderness in Naples is run by one condominium association with a professional manager, and its 2024 rules decide what may stand on a site. A buyer reads those rules before an offer because they cover the RV or park model, additions, sheds, vehicles and fines, which a listing does not describe.
One association for four sections
Imperial Wilderness Condominium Association, Inc. governs all four sections, GRS Community Management manages it, and the manager's page says assessments are billed quarterly, due January 1, April 1, July 1 and October 1.
GRS Community Management
The manager hosts the rules document on its own website, which is how this page read them. The association's website carries a contact form only, so a buyer asks the manager in writing for the current contact.
The 2024 Rules and Regulations
The membership approved the rules in 2024, yet the file sits under a 2023 folder on the manager's site, so confirm you hold the current set. The file is a scanned image of 11 pages, so item numbers come from a machine reading of the scan.
One RV or park model per site
Item 1 names the units a site may hold: a travel trailer, motorhome, fifth wheel, mini-home or park model, one per site. Construction needs Collier County approval and an association review, and the association says its rules may be stricter than the county's. Van conversions, tents, truck campers and pop-ups do not count as living quarters.
Additions, sheds and site rules
Screen rooms and storage additions need county permits and written approval from the Architectural Committee and the Board, and may not extend past the front or rear of the unit. Fences and carports are prohibited. A free-standing shed sits on the patio side of the slab, anchored, with a roof peak of 10 feet at most.
Golf carts and vehicles
Only electric golf carts are allowed on condominium property. A site may hold two currently registered motorized vehicles with at least four wheels if a double driveway is installed, plus golf carts and motorcycles if driveway space allows. Parking on grass and sidewalks is prohibited. Fines for a continuing violation top out at $1,000, and no fine becomes a lien on a unit.
Documents a buyer requests
Ask for the declaration, articles, bylaws, current rules and board policies, the approved budget, the reserve schedule, the latest financial statement and the master insurance certificate. Request each in writing. Domain Realty Group agents can order them with you and walk through the answers before you sign.
Can you rent out an Imperial Wilderness site in Naples, and what are the rules?
Imperial Wilderness in Naples allows leasing only within a window of at least 30 days and no more than 7 months, and tenants must register with the association. A buyer who plans to lease a site reads the lease clause, the registration rule and Collier County's registration for short stays before making an offer.
The 30-day minimum and 7-month maximum
The association's website says no lease may run under thirty days and none may exceed seven months. That window is the one rental rule the association publishes; any cap on leases per year would sit in the recorded condominium documents.
Registering a tenant
The rules require renters, guests and owners to be registered on arrival and departure, in line with county regulations. Item 17 says a lease must bind the tenant in writing to the rules, so a breach of the rules is a breach of the lease.
Vacation stays by the night or week
No lease under 30 days is allowed, so a stay by the night or week sits outside the posted window. Short-term guests of 14 days or less are a separate matter under the occupancy rule. The posted text describes no short-stay exception.
Collier County short-term rental registration
Collier County Ordinance 2021-45, carried from earlier Domain Realty Group pages, calls for registration of short-term vacation rentals in unincorporated Collier County, with a $50 one-time fee reported by secondary summaries. Confirm current terms with Collier County. Registration never overrides the association's 30-day minimum.
Pets
The 2024 rules allow one household pet per unit, limit dogs to 40 pounds at maturity, list barred breeds and handle service and support animals under the Fair Housing Act. Leashes run no longer than six feet, owners pick up after pets, and livestock, reptiles and exotic animals are not permitted.
Occupancy and guests
No more than four persons may occupy a unit, except short-term guests of 14 days or less. Recreational facilities and the lakes are for owners, their guests and renters.
Storage lot spaces do not transfer
The storage lot rents spaces by the calendar year with no partial years. The rules say storage lots never transfer to a new owner, so a buyer joins the wait list. An owner who sells and buys another home in the community within 60 days may keep a space. The association does not publish the storage rate (checked November 1, 2026).
What does a buyer pay each year in Imperial Wilderness, Naples?
Imperial Wilderness in Naples has three yearly costs a buyer can describe today: association assessments, insurance on the home and property taxes. Only property taxes have a public source. The association's assessment and budget are not published by the association (checked November 1, 2026), so a buyer requests them in writing before an offer.
Association assessments: not published
The association does not publish its assessment on any public page (checked November 1, 2026), so the only fee figures here are what listing agents typed into the October 29, 2026 export, shown as supporting data and never as the association's rate.
MLS fee fields from the October 29, 2026 export
We tracked the total annual recurring fees that listing agents entered on the 45 rows of the October 29, 2026 export. The cells below are SUPPORTING, as entered by listing agents, the October 29, 2026 export, never the association's rate. They come from the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026.
| Group | Rows | Total annual recurring, median (MLS) | Total annual recurring, range (MLS) | Application fee, median (MLS) |
|---|---|---|---|---|
| MLS all four sections | 45 | $3,592 | $898 to $3,592 | $150 |
| MLS Section I | 12 | $3,592 | $898 to $3,592 | $150 |
| MLS Section II | 10 | $3,592 | $3,592 to $3,592 | $150 |
| MLS Section III | 13 | $3,592 | $3,360 to $3,592 | $150 |
| MLS Section IV | 10 | $3,592 | $3,360 to $3,592 | $150 |
Across the 45 rows, listing agents entered a $3,592 median for total annual recurring fees. The application fee field is a listing-agent entry, not a fee the association has published.
Why the MLS fee fields are never added
On 43 of the 45 rows, the total annual recurring figure equals four quarterly payments from a single field, so the fee fields overlap and adding them would count a payment twice. A blank field is a missing entry, never a zero. This page shows the total column only and never a sum.
What assessments include: confirm in the budget
What the assessment covers is not published by the association (checked November 1, 2026). The association's website names Blue Stream cable and propane delivered by Thompson Gas, billed by the supplier. Who bills electric is not stated, so ask the association to confirm water, sewer and trash. Ask for the budget line by line.
Insuring the home on the site
The RV or park model is insured on its own policy, separate from anything the association carries, so a buyer prices that policy before an offer. Ask the insurer in writing which perils the policy names and what the named-storm deductible is.
Property taxes as an annual cost
Property tax is the one yearly cost with a public source. The 2026 county roll puts every site in one millage area, and the tax section below lists each authority line. The median 2026 county roll bill across the 451 sites with a recorded home was $995.57, context only, because a buyer's own bill resets at purchase.
What does a buyer pay once at purchase in Imperial Wilderness, Naples?
Buying an Imperial Wilderness site in Naples brings closing-time charges no public page prices: the estoppel certificate, any application step, the title search on the site and its home, inspections and a flood determination. None of those amounts is published by the association (checked November 1, 2026); request each in writing before you sign.
Estoppel certificates
Florida's s. 718.116 governs estoppel certificates for condominium units. A certificate states what the unit owes the association, so a buyer reads it before closing. The fee at Imperial Wilderness is not published by the association (checked November 1, 2026). Ask who orders it and what it costs.
Application and approval steps: ask first
The public rules carry leasing rules but no sale-approval clause and no transfer-fee clause, so ask the association before you sign what application, approval or estoppel steps apply. Listing agents entered a $150 median application fee on 39 rows of the October 29, 2026 export. Capital contribution at closing: Information not available at time of publishing (checked 2026-11-01).
Title to the site and title to the home
A buyer takes deeded title to a condominium unit, the site. Whether the RV or park model on it is titled as a vehicle or assessed as real property varies by site. The county roll records a residence building row on 451 of the 546 sites and none on 95. The title search and the seller's paperwork decide how a given home is titled.
Financing follows the title
A home titled as real property on a permanent foundation can be a candidate for Fannie Mae and Freddie Mac programs, which require that title and foundation for manufactured homes. A home titled as a vehicle is usually financed with an RV or chattel loan or paid in cash. Ask a lender before an offer.
Inspections and the flood determination
Order a general inspection and ask what tie-downs and skirting the site has, because the rules address both. When a loan is involved, the lender orders a flood determination for the exact site, and its result decides what flood cover the loan calls for. A map point is not a determination.
Closing timeline
Closing on an Imperial Wilderness site waits on the title work for the site and the home, on any lender's own steps, and on your reading of the association's documents. Leave room in the contract calendar for that reading, since the 7-day voidability clause covered in the law section skips weekends and legal holidays. Still searching? Save a search and get new listings by email, or contact the team.
What are property taxes on an Imperial Wilderness site in Naples?
Property taxes on an Imperial Wilderness site in Naples come from one millage area on the 2026 county roll, with ten taxing authority lines and no municipal line. A buyer's own bill resets to the purchase price, so the rates below describe the tax rate and never a bill.
Millage area 25
All 546 Imperial Wilderness sites fall in Collier County millage area 25, taxed at 10.3696 mills for 2026 with no community development district, and every site with a recorded home carries a $0.00 non-ad valorem total on the roll. A mill is one dollar per $1,000 of taxable value.
Taxes table: the ten 2026 authority lines
The table lists the ten authority lines on the 2026 roll for millage area 25, then the total.
| Taxing authority (2026 roll) | Mills |
|---|---|
| General Fund | 3.0107 |
| Water Management Fund, South Florida | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School Board, state law | 1.8990 |
| School Board, local board | 2.2480 |
| Collier Mosquito Control | 0.1331 |
| Greater Naples Fire Rescue District | 2.0000 |
| Unincorporated General, MSTD | 0.6844 |
| Water Pollution Control Program | 0.0246 |
| Conservation Collier | 0.1772 |
| Total, millage area 25 | 10.3696 |
Greater Naples Fire Rescue District on the bill
The fire rescue district's line of 2.0000 mills is one of the ten, and it appears on the bill of every site in the area. The association does not bill it; it arrives on the county tax bill.
Non-ad valorem: $0.00 on the roll
The roll shows a $0.00 non-ad valorem total on every site with a recorded home. The bundle does not name the individual lines, so this is the roll's total and nothing more. Association assessments never appear on the county bill, so $0.00 says nothing about what the association bills each quarter.
No community development district
Imperial Wilderness sits in no CDD, so no CDD debt line or operating line appears on the roll for a site. Ask the title company to confirm that the parcel carries no special taxing district charge.
Homestead and Save Our Homes
Florida's homestead exemption takes $25,000 off taxable value for all authorities and an additional $26,411 off the non-school authorities, using Florida Department of Revenue 2026 figures. Save Our Homes then limits the yearly growth of the assessed value. Whether a given RV or park model qualifies depends on how it is titled, so ask the Collier County Property Appraiser.
Why a current bill is not your bill
The median 2026 county roll bill of $995.57 across the 451 sites with a recorded home reflects each seller's assessed value and any homestead. A buyer's first bill resets to the purchase price, and Save Our Homes does not transfer to a buyer, so use the examples that follow, not a seller's bill.
What do worked cost examples show for an Imperial Wilderness site in Naples?
Imperial Wilderness in Naples has two county medians that make usable price points for a tax illustration, and the table below applies the 2026 millage to each. The examples are an illustration, not a bill: taxable value equals the price, in millage area 25, with a $0.00 non-ad valorem total.
How the examples are built
| Example (an illustration, not a bill) | Price used | Ad valorem at 10.3696 mills | Non-ad valorem | Total | With homestead ($423.59 off) |
|---|---|---|---|---|---|
| Site at the county T12 median | $127,500 | $1,322.12 | $0.00 | $1,322.12 | $898.53 |
| Site at the county prior-12 median | $135,000 | $1,399.90 | $0.00 | $1,399.90 | $976.31 |
The homestead column floors at $0.00 where the exemption exceeds the bill, which neither row reaches.
A site at the county T12 median
At the county T12 median of $127,500, the illustration gives $1,322.12 in ad valorem tax and $0.00 non-ad valorem, for a total of $1,322.12. T12 is the county's 12 months to August 31, 2026.
A site at the county prior-12 median
At the county prior-12 median of $135,000, the illustration gives $1,399.90 in ad valorem tax and $0.00 non-ad valorem, for a total of $1,399.90. Prior-12 is the county's September 2024 to August 2025 period.
Adding a homestead exemption
The homestead amount is $423.59 here: the first $25,000 at the full millage gives $259.24, and the additional $26,411 on the non-school authorities gives $164.35. Subtracting leaves $898.53 on the T12 example and $976.31 on the prior-12 example. The owner must qualify, and eligibility for an RV or park model needs confirming.
What the examples leave out
The examples leave out the association assessment, which is not published by the association (checked November 1, 2026), the insurance on the home, utilities, propane, cable, estoppel, closing costs and any storage lot rental. They show tax only, with no mortgage example.
Is Imperial Wilderness in Naples in a flood zone, and how do storms and insurance work?
Imperial Wilderness in Naples has a FEMA map reading at two points, no confirmed evacuation zone and no storm report that names the community. A buyer treats flood, wind and insurance as three separate questions for the exact site and answers each in writing with the insurer, the lender and the county.
Flood zones can differ point to point
FEMA flood zones follow the ground, not the community name, and a zone can differ between two nearby points. A map reading for a community is therefore a starting point. Ask the seller for any elevation certificate on the site, and ask the lender to order the flood determination for the exact address.
Two points read on the FEMA map
A FEMA map check at two points, made October 21, 2026, read Zone AE with base flood elevations of 7 and 8 feet on panel 12021C0616J, effective February 8, 2024; a zone can differ between two nearby points, so the flood determination for the exact site decides. One point was the association address on Tamiami Trail East, the other a point on Cheetah Drive.
Lenders and Zone AE
A federally backed loan on real property in Zone AE generally requires flood cover. A loan on a vehicle follows the lender's own terms, and a cash buyer chooses. Flood policies usually carry a waiting period of 30 days, so arrange cover well before storm season, and ask the lender what it requires for the exact site and title.
The master policy and the home's own policy
The association's master policy covers the condominium property, while the RV or park model on a site is insured separately, often as a vehicle or under a specialty park-model policy, so ask the insurer in writing what covers wind and flood. Sources differ on whether RV policies include flood.
Evacuation zones: check the county map
Collier County publishes evacuation zones by address, and they are not flood zones. This page prints none for Imperial Wilderness, because no source read here confirms one and nearby communities fall in different zones. Look up the address on the county's map each season.
Orders for manufactured homes in past storms
Past Collier County orders have covered manufactured homes countywide, and reports of the 2024 order for Hurricane Milton name them. Whether an order's wording reaches an RV or park model on a deeded condominium site is not established here, so read the county's order text when one is issued.
Storm history as reported
No outlet checked names Imperial Wilderness in coverage of Hurricane Irma, Ian, Helene or Milton, so this page makes no statement about storm effects on the community. That is not proof either way. Ask the association and the insurer for loss history on the exact site.
Wind and the home on the site
Vendor sources describe park models as built to ANSI A119.5 with a data plate that states a wind rating, and manufactured homes carry a HUD data plate. Check the plate on the unit you are buying. The rules recommend tie-downs when a unit sits unoccupied from June 1 to November 20.
Florida's state home-hardening grant program
Florida's state home-hardening grant program offers grants toward wind-resistance upgrades on eligible homes. Whether it reaches an RV or park model on a condominium site is not established, so ask the program directly before counting on funds.
What does Florida law say when you buy in Imperial Wilderness, Naples?
Imperial Wilderness in Naples is a condominium of deeded sites, so Florida's condominium law, vehicle definitions and inspection statutes all touch a purchase in different ways. This section reads each statute as published on November 1, 2026, and it is not legal advice; ask a Florida real estate attorney.
Park trailers and RVs, s. 320.01
Florida's s. 320.01 defines a park trailer as a transportable unit no wider than 14 feet whose set-up area may not exceed 400 square feet when built to the ANSI A-119.5 standard or 500 square feet when built to HUD standards. A travel trailer is up to 8 1/2 feet wide and 40 feet long under the same section. The association's rules do not cite it.
Condominium resale disclosure, s. 718.503
On a condominium resale, s. 718.503(2) gives the buyer documents including the declaration, articles, bylaws and rules, the annual financial statement and budget and a frequently asked questions document at the seller's expense, with a contract the buyer may void within 7 days, excluding weekends and legal holidays, of receiving them. A longer period in subsection (1) belongs to developer sales.
Milestone inspections, s. 553.899
Florida's milestone inspection, s. 553.899, and structural integrity reserve study, s. 718.112(2)(g), are written for condominium buildings of three habitable stories or more, so a buyer here should ask the association what reserve study, if any, it has completed. The rules require one-storied units, but the height of the clubhouse, office and laundry buildings is not given by any source read here.
Structural integrity reserve studies, s. 718.112(2)(g)
The reserve study paragraph is written for buildings of three habitable stories or more, and the seller's disclosure under the resale statute settles what a given association has done. The budget and reserve schedule show how the association funds large repairs.
Chapters 513 and 723 define rented sites
Chapter 513 defines a recreational vehicle park as a place offered for rent to five or more RVs or tents. Section 723.003 defines the Mobile Home Act's park term by lots offered for rent. Imperial Wilderness sites are deeded condominium units, and this page does not say whether either chapter applies. A buyer's attorney reads them against the recorded documents.
Recorded documents and occupancy rules
Occupancy rules beyond the published 2024 rules come from the recorded condominium documents, which a buyer should read in full before signing. The declaration is where any sale approval, right of first refusal or transfer fee would sit. It was not read for this page, so ask the title company for a copy.
Not legal advice
This page is general information, not legal advice; ask a Florida real estate attorney about the declaration, the title to a home and any statute above before you sign. Domain Realty Group is a real estate team and not a law firm. Browse Naples communities to compare.
How do Imperial Wilderness prices in Naples compare with nearby RV and manufactured-home communities?
Imperial Wilderness in Naples can be set beside five nearby communities that the county roll also lists with homes, over the 12 months to August 31, 2026. The table keeps each peer's record next to this community's own row, and a peer median is context, not a ranking.
County peer table: homes with a residence row
| Community | Straight-line mi | T12 sales | T12 median | Homes with a residence row |
|---|---|---|---|---|
| County Imperial Wilderness, all four sections | 0 (subject) | 25 | $127,500 | 451 |
| County Silver Lakes | 1.55 | 14 | $330,250 | 284 |
| County Pelican Lake RV Resort | 1.61 | 14 | $564,450 | 112 |
| County Naples Motorcoach Resort | 1.64 | 1 | list: $525,000 | 44 |
| County Riviera Colony | 6.64 | 8 | $119,500 | 248 |
| County Riviera Golf Estates | 6.73 | 51 | $315,000 | 854 |
The rows differ in ownership form (condominium sites here; owned lots at the Riviera communities; platted lots at Silver Lakes, Pelican Lake RV Resort and Naples Motorcoach Resort) and in what stands on a site, so a peer median is context, not like for like.
Linked peer page
Riviera Golf Estates has its own page: Riviera Golf Estates.
How to read a peer median
A median is the middle sale, so a few deeds can shift it, and a row with one sale shows a single listing figure instead. The table ranks nothing.
Peers named as text only
Silver Lakes, Pelican Lake RV Resort, Naples Motorcoach Resort and Riviera Colony appear as text only, and this page links no Domain Realty Group page for them.
Why straight-line miles
The Straight-line mi column runs from the middle of Imperial Wilderness's four condominium plats to the middle of each peer's plats, not along roads. Road distances elsewhere on this page use the Domain Realty Group route table.
Which names get confused with Imperial Wilderness in Naples?
Imperial Wilderness in Naples shares words with several other Collier County names, and a search can land on the wrong place. The Wilderness Country Club in ZIP 34105, River Wilderness in Everglades City and Collier's other Imperial-named subdivisions are different places, so none of their sales, listings or records sit in any Imperial Wilderness figure on this page.
The Wilderness Country Club
That community has its own Domain Realty Group page and its own county condominium numbers, and the Imperial Wilderness search uses the exact development name so it never pulls those listings.
River Wilderness
River Wilderness is in Everglades City, and its records are not part of this community.
Other Imperial names in Collier County
The county roll also lists Imperial Golf Estates, Imperial Gardens, Imperial Club and Castlewood at Imperial. Gulfshore Business reported on Imperial Lakes, a North Naples plan, and Imperial Bonita Estates is in Bonita Springs. None of these is Imperial Wilderness.
Neighbors on the US 41 East corridor
Domain Realty Group has pages for nearby East Naples communities: Lely Resort, Fiddler's Creek and Treviso Bay. Gulfshore Business has reported on a retail center at US 41 East and Habitat Road and an apartment project at US 41 East and Greenway Road, and no outlet names Imperial Wilderness.
How do you buy in Imperial Wilderness, Naples, step by step?
Imperial Wilderness in Naples sells as a deeded condominium site with an RV or park model on it, so a buyer in Naples confirms the site, reads the rules, orders the association's documents, checks title and financing, and then closes.
Step 1: confirm the site and the section
Confirm which of the four sections the site is in and whether the roll records a home on it, since the roll records no home on 95 of the 546 sites. Ask the seller whether the RV or park model is titled as a vehicle or as real property.
Step 2: read the rules and the recorded documents
Read the 2024 Rules and Regulations on the manager's site, then the recorded condominium documents: one RV or park model per site, limits on additions, a lease window of 30 days to 7 months and one pet. The recorded documents may add rules the public set does not.
Step 3: order the association documents and estoppel
Ask GRS Community Management which documents it orders for a resale, such as the questionnaire and the estoppel. Ask the association before you sign what application, approval or estoppel steps apply. Its assessment is not published, so the estoppel and budget carry the figures.
Step 4: confirm title, financing, inspection and insurance
Order a title search on the site and on the home, because financing follows the title. Add an inspection of the home and its tie-downs, an insurance quote for the home's own policy and the flood determination for the exact site.
Step 5: close
Close through a title company and confirm that the deed to the site and any vehicle title for the RV or park model both transfer. Then tell the association who the new owner is and ask what it needs from you.
