Key takeaways for Walden Oaks home buyers in Naples

Walden Oaks in Naples trades as three separate products, single-family homes, Barrington condominium units and Huntington villas, so each one gets its own note below. Every note names its record set, county deeds or the MLS export, and its dates, and none blends the three products into one price.

Single-family homes on the county record

  • In the 12 months to August 31, 2026, Collier County recorded 14 single-family home sales in Walden Oaks at a $445,000 median, from $380,000 to $625,000, and every one was a resale on the county test.

Barrington and Huntington on the county record

  • Barrington condominium units recorded 7 county sales in that same window at a $300,000 median, and Huntington villas recorded a single sale, so the villas are read deed by deed.

The window before

  • The county's earlier window, September 2024 to August 2025, sits beside the latest one on this page, and no price direction is read from the pair.

What the MLS export showed

  • The October 29, 2026 export lists 8 active Walden Oaks homes and 5 pending on its export date, and the MLS section gives its sold counts one neighborhood at a time.

County deeds and the MLS export

  • Walden Oaks has two record sets on this page, and they never share a sentence: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale.

Homes on the 2026 roll

  • The 2026 roll counts 321 homes in five neighborhoods: 216 single-family homes, 56 Barrington condominium units and 49 Huntington villas.

No builder selling homes

  • On the county's builder-direct test, 0 of the 22 recorded sales in the latest 12 months were flagged builder-direct, so every sale was a resale between private owners.

What a buyer pays beyond the price

  • No association publishes a fee that we could read for this page, so the cost, tax, flood and rules sections price each item from the record that exists and mark any gap as a gap.

Where to go next

What Walden Oaks homes are for sale in Naples right now?

Walden Oaks listings for sale in Naples are best read live, through the searches below, which pull MLS entries that carry the Walden Oaks label inside a map boundary drawn from the recorded plats. Counts that print elsewhere on this page are frozen at their export date, so these links are where today's inventory shows.

Search every Walden Oaks listing

This search returns each listing that carries the label inside the boundary, whatever the product, in one list sorted from the highest price down. Ask an agent whether a given condominium or villa listing falls inside the boundary.

Listings new in the last 30 days

Only listings posted in the past month appear here, which makes it the search worth revisiting every week while you shop.

Listings by price

One search stops just below the price line and the other starts on it, so between them they cover every listing with the label.

Active and pending on October 29, 2026

The October 29, 2026 export held 8 active Walden Oaks listings and 5 pending, counting contingencies. By neighborhood, Walden Shores had 3 active and 2 pending, Wellington at Lone Oak 3 active, Huntington 2 active and 1 pending, Barrington 1 pending and Lexington at Lone Oak 1 pending. Contact us to hear about new listings by email.

How to read a listing in Walden Oaks

In the export, one field reads Walden Oaks as the development and another names the neighborhood. A row counted for this page carries ZIP 34109 and either that development name or an address that matches a parcel on the 2026 roll. Check the street against Lone Oak Boulevard, Ilex Circle and Tannin Lane, then ask an agent to confirm the neighborhood before you compare prices.

Saved searches for Walden Oaks

A saved search turns any of these links into an email that arrives when a matching listing enters the MLS. Pair a price line with a neighborhood, then hold each new listing against the deed table further down.

Other places carry pieces of this name in other states and elsewhere in Naples, so type Walden Oaks with Naples and 34109, and confirm the ZIP on every listing.

Where else to look

The searches above stay inside Walden Oaks. For the rest of Naples, browse every listing we show and filter by ZIP code, price band and home type, keeping the home type steady when you compare two communities.

What is Walden Oaks in Naples, FL, and where is it?

Walden Oaks in Naples is a master-named neighborhood of 321 homes on Lone Oak Boulevard, Ilex Circle and Tannin Lane in North Naples, unincorporated Collier County, ZIP 34109, made up of five neighborhoods: Walden Shores, Wellington at Lone Oak, Lexington at Lone Oak, Barrington and Huntington.

Lone Oak Boulevard and North Naples

Naples is the postal name on each Walden Oaks address, and Collier County, not a city, governs the land. The neighborhood lies in the 34109 ZIP code of North Naples, and its main spine is Lone Oak Boulevard, with Ilex Circle and Tannin Lane serving the Wellington, Barrington and Huntington homes.

No plat carries the name

No Collier County plat carries the Walden Oaks name itself; the name covers the five neighborhoods that share the Lone Oak Boulevard street system. The county files Walden Shores, Wellington at Lone Oak and Lexington at Lone Oak under their own plat names, Barrington under a condominium name, and the Huntington villas under a legal description that names Huntington.

Homes and tracts on the 2026 roll

The 2026 Collier County roll shows 337 parcels in Walden Oaks in ZIP 34109: 321 homes, namely 86 in Walden Shores, 93 in Wellington at Lone Oak, 37 in Lexington at Lone Oak, 56 Barrington condominium units and 49 Huntington villas, plus 16 tracts and common parcels. The 16 tracts and common parcels hold shared land such as the recreation tract, and none of them is a home.

Streets by neighborhood

Walden Shores and Lexington at Lone Oak homes sit on Lone Oak Boulevard. Wellington at Lone Oak homes sit mostly on Ilex Circle, with 3 on Lone Oak Boulevard. Barrington units are split between Ilex Circle, with 40, and Lone Oak Boulevard, with 16, while the Huntington villas sit on Tannin Lane, with 40, and Ilex Circle, with 9. No house numbers print on this page.

Three products in five neighborhoods

Walden Shores, Wellington at Lone Oak and Lexington at Lone Oak hold homes on their own lots. Barrington is a condominium of 56 units, and Huntington is a group of 49 villas. A buyer in one product meets different documents, insurance and association rules than a buyer in another.

An office park at the entrance

An office park at the entrance shares the Walden Oaks name, and its parcels are never counted as homes on this page.

Associations in one line

Walden Oaks works as a federation of associations. A master association, Walden Oaks of Naples Homeowners Association, Inc., holds the shared recreation land, and separate neighborhood associations exist beside it. This page prints no membership list, and the governance section covers only what we could read.

Retail and road work at Airport-Pulling and Pine Ridge

Gulfshore Business reported on April 25, 2025, with an update on November 11, 2025, that Sprouts Farmers Market is planned at Ridgeport Plaza, on the northwest corner of Airport-Pulling Road and Pine Ridge Road, with its opening date not set. Retail plans can change, so a buyer should confirm each tenant and its opening date before relying on it. WINK News reported on June 12, 2026 that Collier's first diverging diamond interchange had opened at Pine Ridge Road and I-75, and WGCU reported work still under way in July 2026.

Distances from a Lone Oak Boulevard street point

On the Domain Realty Group route table, measured free-flow from a Lone Oak Boulevard street point, Publix at Pine Ridge Crossing is 2.3 route miles away and Mercato is 3.6 route miles away. The section on what is near Walden Oaks lists the schools, the other shopping and the hospitals, each with its own row from the same table.

Single-family homes in the latest 12 months

In the 12 months to August 31, 2026, Collier County recorded 14 single-family home sales in Walden Oaks at a $445,000 median, from $380,000 to $625,000, and every one was a resale on the county test. In the deed table, the lowest single-family deed is the Walden Shores sale at $380,000 and the highest is the Lexington at Lone Oak sale at $625,000.

Condominium units and villas in the latest 12 months

Over the same 12 months, the county recorded 7 Barrington condominium unit sales at a $300,000 median, from $274,000 to $339,900, and 1 Huntington villa sale at $395,000. A single deed cannot carry a median, so the one Huntington sale stays a plain price in the table.

Deeds by neighborhood

Across the 12 months, the county recorded 9 deeds in Walden Shores, 4 in Wellington at Lone Oak, 1 in Lexington at Lone Oak, 7 in Barrington and 1 in Huntington.

Which months have deeds

The deed table shows more recordings in October 2025 than in any other month, and it shows none in February or June 2026. A month with no row means only that the county recorded no qualified sale in it.

County sales by product

Product T12 sales T12 median or price T12 range Prior 12 sales Prior 12 median or prices
County single-family homes 14 $445,000 $380,000 to $625,000 15 $458,000
County Barrington condominium units 7 $300,000 $274,000 to $339,900 1 $290,000
County Huntington villas 1 $395,000 see the deed table 4 $398,500

In the table, T12 means the latest 12 months and Prior 12 means the 12 months before them, and no row is averaged into another.

The prior 12 months

For September 2024 to August 2025, the prior 12 months, the county recorded 15 single-family sales at a $458,000 median, 1 Barrington sale at $290,000 and 4 Huntington sales at a $398,500 median, and this page reads no price change into the gap between the two windows. Barrington's one earlier sale and Huntington's four are too few to interpret, so each is shown as recorded.

How the builder-direct test works

The county file names no seller, so the builder-direct test is a rule applied to the roll. A sale counts as builder-direct when it is the first sale of a parcel in the year its home dates from or the year after, or when the parcel has no home on it yet. Because the test is a heuristic, a sale that fails it is a resale, and one that passes it deserves a look at the contract.

Every sale a resale

On the county test, 0 of the 22 sales recorded in the latest 12 months were builder-direct, and the earlier 12 months also show 0. The 2026 roll shows a home on every homesite, with no vacant homesite left, and the county logged no sale of land in either window, so every recorded sale in Walden Oaks is a resale.

County sales by calendar year

Year Sales Single-family Single-family median Barrington Barrington median Huntington Huntington median Builder-direct
County 2022 16 6 $464,800 4 $338,000 6 $427,750 0
County 2023 12 7 $605,000 1 $407,500 4 $437,500 0
County 2024 8 4 $470,000 0 none 4 $388,500 0
County 2025 26 17 $480,000 6 $297,500 3 $430,000 0
County 2026 (January to August) 12 9 $440,000 2 $287,000 1 $395,000 0

Each row counts the qualified deeds the county recorded in that calendar year, and 2026 covers January to August only. The builder-direct column reads 0 in every year. A yearly median depends on which homes happened to sell, so read each median beside its sale count, and this page draws no direction from the order of the rows.

Why the window ends in August

The county qualifies deeds after recording, so the most recent weeks are still filling in. August 2026 is the last fully qualified month, and the latest qualified deed on any Walden Oaks parcel is dated August 27, 2026.

Reading a single deed

A deed row carries four facts. Recorded names the month the county filed the deed, Price is the amount the deed carries, Neighborhood comes from the roll, and Product separates single-family homes, Barrington condominium units and Huntington villas. No street, owner or house number prints here.

What does the MLS show about Walden Oaks homes in Naples?

Walden Oaks in Naples also shows up in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. That record set follows its own rules and its own dates, so this section keeps its sold, active and pending counts apart from every county sentence.

What the export counted

The October 29, 2026 MLS export, a separate record set, shows 19 Walden Oaks homes sold from October 29, 2025 to October 29, 2026: 8 in Walden Shores at a $427,500 median, 3 in Wellington at Lone Oak at $360,000, 6 Barrington units at $282,000 and 2 Huntington villas at $395,000, with 8 active listings and 5 pending on the export date.

MLS by neighborhood

Neighborhood Sold Median sold Active Pending
MLS Walden Shores 8 $427,500 3 2
MLS Wellington at Lone Oak 3 $360,000 3 0
MLS Lexington at Lone Oak 0 none sold 0 1
MLS Barrington 6 $282,000 0 1
MLS Huntington 2 $395,000 2 1

Every row is a count from the October 29, 2026 export, and the sold window runs from October 29, 2025 to October 29, 2026.

Walden Shores and Wellington at Lone Oak in the export

Walden Shores has the largest sold count in the export, 8 sales at a $427,500 median, with 3 active and 2 pending. Wellington at Lone Oak shows 3 sales, 3 active listings and no pending, and a median on 3 sales is a thin read, so treat the neighborhood's figure as a pointer to the sale list rather than a price level.

Barrington and Huntington in the export

Barrington shows 6 sales in the export and no active listing, with 1 pending. Huntington shows 2 sales, 2 active listings and 1 pending. With counts this small, a single listing moves a figure, so read these two rows as a count of activity and ask an agent for the individual sales.

Lexington at Lone Oak in the export

No Lexington at Lone Oak home sold in the export's window, and one is pending on the export date.

Two windows, two rules

The MLS window runs from October 29, 2025 to October 29, 2026, while the county window runs from September 1, 2025 to August 31, 2026, so the two record sets overlap for most of a year without matching. A sale can appear in one set and not the other, because the MLS counts an agent's entry and the county counts a qualified deed.

How MLS rows differ from deeds

We tracked each row of the October 29, 2026 export for Walden Oaks in ZIP 34109 and kept 32 counted rows: 20 matched a parcel on the 2026 roll by street address, and 12 came in by the neighborhood or condominium name the agent entered. A deed is a transfer the county has recorded and qualified, while an MLS row is a listing entry with its own sold date, so the two sets are never added together.

What the export leaves out

The export holds only entries that listing agents made in the MLS. A sale that never reached the MLS, such as a private transfer, appears in the county file and not in the export.

Builder sales in the export

No counted row shows a year built of 2025 or later or sits on a parcel without a home, and the export carries no new-construction field, so this page treats all 32 counted rows as resale listings. That agrees with the county's builder-direct test.

Look-alike rows left out

The export also holds rows for similarly named communities elsewhere in Naples and in other places. None of those rows is counted here.

Is anyone still building new homes in Walden Oaks?

Nobody sells homes from a builder in Walden Oaks in Naples today, because all 321 homes on the 2026 roll already stand and the county's builder-direct test finds none. The only way to buy here is a resale, so the sections below explain what that changes for a buyer, from the contract to the first showing.

Build-out on the roll

The 2026 roll shows a home on every homesite in the five neighborhoods and no vacant homesite. The 16 tracts and common parcels carry shared land, not sites for sale, so no lot remains for a builder to offer.

No builder named

The records we read for this page do not name a builder or developer for Walden Oaks, and the page does not guess one. A buyer who wants the history can ask the title company for the recorded documents when a contract is signed.

How old the homes are on the roll

Across the five neighborhoods, the roll dates the homes from 1988 to 1999, with 5 later homes in Lexington at Lone Oak dated 2006, 2006, 2007, 2016 and 2024.

What a resale contract means

A buyer negotiates with the current owner, not with a sales office, and the contract rests on the owner's disclosures and the buyer's own inspection rather than on a builder's warranty. Price, repairs and closing date are all open terms.

What a buyer checks on a 1988 to 1999 home

A home of this vintage deserves a look at the roof's install year and permit date, the air conditioning, the plumbing and electrical updates, and the windows. The section on when the homes were built lists those checks in detail, and a licensed inspector confirms what the records only suggest.

Before your first showing

Pick the product first, since single-family homes, Barrington condominium units and Huntington villas come with different documents. Then read the deed table for your neighborhood and ask an agent to line up showings on one day.

What are the five Walden Oaks neighborhoods in Naples?

Walden Oaks in Naples has five neighborhoods on the 2026 county roll: Walden Shores, Wellington at Lone Oak and Lexington at Lone Oak, which hold single-family homes, plus Barrington condominium units and Huntington villas. Together they come to 321 homes on Lone Oak Boulevard, Ilex Circle and Tannin Lane. Each is described below, followed by a county table.

Walden Shores

Walden Shores has 86 homes, every one on Lone Oak Boulevard and every one on its own lot. The roll dates them from 1996 to 1999, with a median of 1997, and shows no county pool row on any of them. Collier County recorded 9 Walden Shores deeds in the 12 months to August 31, 2026, and the county table at the end of this section gives their median.

Wellington at Lone Oak

Wellington at Lone Oak holds 93 homes, more than any other neighborhood here. Ninety of them are on Ilex Circle and 3 are on Lone Oak Boulevard. The roll dates them from 1989 to 1996, with a median of 1991, and 3 carry a county pool row. The county recorded 4 deeds in the same 12 months, and the table below gives the median.

Lexington at Lone Oak

Lexington at Lone Oak has 37 homes, all on Lone Oak Boulevard, and the widest spread of roll years: 1994 to 2024, with a median of 1997. It also has the largest lots among the three single-family neighborhoods, and 11 of its homes carry a county pool row. The county recorded one deed here in the same 12 months, which the deed table earlier on this page lists on its own.

Barrington

Barrington is a condominium of 56 units, all dated 1988 on the roll, with 40 on Ilex Circle and 16 on Lone Oak Boulevard. The roll files it as BARRINGTON A CONDOMINIUM, and its unit parcels show no lot acreage because the land is common. Collier County recorded 7 Barrington deeds in the same 12 months, at a $300,000 county median. A later section covers what a Barrington owner buys.

Huntington

Huntington is a group of 49 villas, with 40 on Tannin Lane and 9 on Ilex Circle. The roll dates the units from 1988 to 1991, with a median of 1990, and shows no lot acreage because the land is common. The county recorded one Huntington deed in the 12 months to August 31, 2026, in August 2026, at $395,000.

County figures by neighborhood

Each row is one neighborhood on the 2026 county roll, and T12 means the 12 months to August 31, 2026. Pool rows count county pool building rows on homes, and common land means a unit parcel carries no lot acreage of its own.

Neighborhood Product Homes built Year built Median year built Median base area (square feet) Median lot (acres) Pool rows T12 sales T12 median or prices
County Walden Shores single-family homes 86 1996 to 1999 1997 1,594 0.10 0 9 $425,000

County Lexington at Lone Oak single-family homes 37 1994 to 2024 1997 1,833 0.19 11 1 $625,000
County Barrington Barrington condominium units 56 1988 1988 1,294 common land 0 7 $300,000
County Huntington Huntington villas 49 1988 to 1991 1990 1,683 common land 0 1 $395,000

Sizes from the listing system sit in their own table in the next section.

Streets: Lone Oak Boulevard, Ilex Circle and Tannin Lane

The roll places every Walden Oaks home on three streets. Walden Shores and Lexington at Lone Oak are entirely on Lone Oak Boulevard, and Wellington at Lone Oak is on Ilex Circle apart from 3 homes. Barrington sits on Ilex Circle and Lone Oak Boulevard, and Huntington on Tannin Lane and Ilex Circle. House numbers are left off this page, so a buyer confirms the exact address and street on the survey.

Reading a neighborhood name in a listing

In the MLS, the development name reads Walden Oaks and a second field carries the neighborhood, so a search by neighborhood name finds rows that a search by street can miss. A listing that names only Walden Oaks leaves the product open, which is why the sections below take each product on its own. The Naples hub lists the other communities a buyer may compare.

What kinds of homes are in Walden Oaks: single-family homes, villas and condominiums?

Walden Oaks in Naples offers three products across its five neighborhoods: 216 single-family homes on their own lots, 56 Barrington condominium units and 49 Huntington villas. The county roll sets the product, while the MLS adds bedrooms and living area for the rows it lists. The sections below take each product, then the two MLS fields.

Single-family homes: 216 on the 2026 county roll

Walden Shores (86), Wellington at Lone Oak (93) and Lexington at Lone Oak (37) make up the 216 single-family homes, each on its own lot. The MLS lists most Walden Shores homes as attached villas, while the county roll codes them as single-family homes on their own lots. Collier County recorded 14 single-family sales in the 12 months to August 31, 2026, at a $445,000 county median. A buyer asks the listing agent and reads the survey and recorded documents for the specific home before relying on either label.

Barrington condominium units: 56 on the roll

Barrington has 56 condominium units, all dated 1988 on the roll, in buildings along Ilex Circle and Lone Oak Boulevard. A unit is owned as real property together with a share of common land, which is why its parcel shows no lot acreage. Collier County recorded 7 Barrington deeds in the 12 months to August 31, 2026, and one in the 12 months before that window.

Huntington villas: 49 on the roll

Huntington has 49 villas, dated 1988 to 1991 on the roll, in buildings along Tannin Lane and Ilex Circle. Huntington's recorded documents settle its legal form, and the county roll section below explains how the county codes the units. County sales are thin: one deed in the 12 months to August 31, 2026 and 4 in the 12 months before that window. The MLS lists 5 Huntington rows in the October 29, 2026 export, 4 of them as 2 bedrooms plus a den.

Bedrooms the MLS records

The county roll has no bedroom field, so bedrooms come only from the MLS. In the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, 32 rows are counted for Walden Oaks, and the table gives each bedroom field.

MLS field Counted rows
MLS 2 bedrooms 1 of 32 rows
MLS 2 bedrooms plus den 13 of 32 rows
MLS 3 bedrooms 18 of 32 rows

All 13 Walden Shores rows read 3 bedrooms. Barrington and Huntington rows lean toward 2 bedrooms plus a den, with one 3-bedroom row in each. Listing agents enter these fields, so a buyer checks the plan and the permit record.

Living area the MLS records

The MLS reports living area, and the table gives the median of the sold rows in the October 29, 2026 export, in square feet, for each product. The Huntington median rests on 2 rows, so it is a pair rather than a pattern. The county roll measures size its own way, in its own table.

MLS field Sold rows Median living area (square feet)
MLS single-family homes, sold rows 11 1,673
MLS Barrington condominium units, sold rows 6 1,216
MLS Huntington villas, sold rows 2 1,374

Choosing a product before choosing a street

Each product brings its own paperwork. Which Florida chapter governs a resale depends on whether a home sits in a homeowners' neighborhood, a condominium or a group whose documents decide, and the later sections on Florida rules set that out. Browse current Walden Oaks listings with the product in mind, then ask which association and which documents apply.

How does the county roll record Walden Oaks homes?

Walden Oaks in Naples is recorded by the Collier County Property Appraiser as 337 parcels, of which 321 are homes and 16 are tracts or common parcels. The 2026 roll supplies product, year, size, lot and pool rows for every home, and its sales file supplies the deeds. This section explains where its codes need care.

What DOR use code 004 means for Huntington

The Florida Department of Revenue assigns every parcel a use code, and the county roll prints that code for each unit. The 2026 county roll codes the 49 Huntington units under DOR use code 004, the condominium code, with the legal text HUNTINGTON (HO), and Huntington's recorded documents decide which chapter of Florida law governs them. The roll files those units in 14 buildings, and the code describes how the county classifies the parcel, not what the documents say.

What the roll records for each home

On the 2026 county roll, the median recorded base area is 1,594 square feet in Walden Shores, 1,759 in Wellington at Lone Oak, 1,833 in Lexington at Lone Oak, 1,294 in Barrington and 1,683 in Huntington. That field covers the main residence row only, and a listing may state a different size, so a buyer asks for the plan or an appraiser's measurement.

On the 2026 roll, the median single-family lot is 0.14 acre: 0.10 in Walden Shores, 0.14 in Wellington at Lone Oak and 0.19 in Lexington at Lone Oak. A lot size on the roll is the platted parcel, not a survey, so a buyer orders a survey for any purchase where a boundary, fence or screen enclosure matters.

Tracts, parcels and common land

Beyond the 321 homes, the roll lists 16 tracts and common parcels, and none of them is a vacant homesite. The tracts include the recreation parcel described in the amenities section and common land held for the neighborhoods. A tract is never a home and is never counted as one on this page.

Roll date and sales window

The roll figures come from the Collier County Property Appraiser data of October 27, 2026. County sales run to August 31, 2026, the last month with a full set of qualified deeds, and T12 means the 12 months to that date. Deeds recorded after it are not in the county tables.

When were Walden Oaks homes built, and what should a buyer check?

Walden Oaks homes in Naples date from 1988 to 1999 on the county roll, apart from five later Lexington at Lone Oak homes, so a buyer checks the systems that wear out: roof, air conditioning, windows and shutters, plumbing and electrical. An inspector's reports and the county permit record turn those checks into facts.

Year of construction on the roll

On the 2026 county roll, Barrington units date from 1988, Huntington villas from 1988 to 1991, Wellington at Lone Oak homes from 1989 to 1996, Walden Shores homes from 1996 to 1999 and Lexington at Lone Oak homes from 1994 to 2024. A roll year marks when the county first logged a residence row, not when a permit closed or when any system was replaced.

Later homes in Lexington at Lone Oak

Five Lexington at Lone Oak homes carry roll years from 2006 to 2024, later than the rest of the neighborhood. A late roll year is a record date. A buyer asks the seller what stands on the lot, which permits were issued and whether the home has been altered since the neighborhood's first homes.

Roof install year and permit

A roof from the original construction would have been in place for decades, so the useful question is whether and when it was replaced. Ask for the roof permit date and the install year, and for the invoice or the permit record. Insurers apply their own rules to a roof's remaining life, so a buyer gets the carrier's requirement in writing.

Air conditioning

Ask for the install years of the air handler and the outdoor condenser, the service records and any permit for a replacement. A system replaced since the roll year is documented in county permit records, and a system that is original or undocumented is a negotiating point and an inspection item.

Windows and shutters

Replacement windows and shutter systems should have permits, and their approvals decide what credit an insurer gives for opening protection. The wind mitigation report records what protects each opening on the specific home, so a buyer relies on that report rather than on a listing's wording.

Plumbing and electrical updates

Homes of this period can have older supply lines, drain lines and electrical panels. Inspectors flag items such as certain panel brands, aluminum branch wiring and polybutylene supply pipe, and no public record reviewed for this page says any Walden Oaks home has them. A buyer asks the seller what has been updated and gets the permit for each update.

The 4-point report

A 4-point report is a licensed inspector's review of the roof, electrical, plumbing and heating and air conditioning systems. Insurers use it to judge each system's remaining life, and carriers differ on when they ask for one. A buyer orders it during the inspection period and shares it with the insurance agent before closing.

The wind mitigation report

The wind mitigation report is the state's uniform form, completed by a qualified inspector. It records roof shape, roof deck attachment, roof-to-wall connections, opening protection and secondary water resistance. Insurers must accept a valid signed form, and one stays valid for up to five years if the structure is unchanged.

The Florida Building Code of March 1, 2002

Most Walden Oaks homes predate the Florida Building Code that took effect March 1, 2002. The permit application date, not the sale listing or the roll year, decides which code a replacement roof or window followed, so the permit record is the document to read.

Builder and developer

No public record reviewed for this page names the original builder or developer of Walden Oaks, so this page names none. A buyer who wants construction history asks the seller for plans, permits and warranty papers, and asks the association whether it holds architectural files.

Questions to put to the seller

Ask for the roof permit and install year, the air conditioning install years, any window or shutter permits, the most recent 4-point and wind mitigation reports, and the list of plumbing and electrical updates. Domain Realty Group agents pull the permit history for a specific address, and the contact page reaches the team.

What amenities does Walden Oaks have?

Walden Oaks in Naples has a master recreation tract on Lone Oak Boulevard, and the county roll lists a pool and a tennis court there, each dated 1988. Listing descriptions mention more, but they are not an association statement. This section separates the two and tells a buyer what to confirm with the association.

The master recreation tract

The master recreation tract at 6755 Lone Oak Boulevard covers 9.61 acres, its 2026 roll owner reads WALDEN OAKS OF NAPLES, and its county building rows include a pool and a tennis court dated 1988. Those rows show the facilities exist and when the county dated them, not their condition, hours or who may use them. Which neighborhoods hold rights to the tract comes from recorded documents, which this page does not claim to have read.

What listing descriptions mention

Some listing descriptions mention pickleball courts, a clubhouse and a fitness room. Those are an agent's words, not the association's, and the association's own website could not be read for this page. A buyer asks which of these features serve the neighborhood in question, since the lists may differ by neighborhood.

Private pools on homes

The 2026 county roll carries a private pool row on 14 of the 321 homes, 11 in Lexington at Lone Oak and 3 in Wellington at Lone Oak. A private pool adds a permit trail: the pool, its equipment and any screen enclosure each have install and inspection records a buyer asks to see.

No golf course

Walden Oaks has no golf course. A buyer who wants a course looks at other Naples communities, which the Naples communities page lists, and compares them separately.

Confirming the list with the association

Before relying on any shared facility, ask the association for its current rules, access, guest policy and any charge for use, in writing. The answers differ by neighborhood, and the recorded documents, not a listing, decide who may use the recreation tract.

What should a buyer know about Barrington and Huntington in Walden Oaks?

In Walden Oaks in Naples, a Barrington or Huntington buyer owns a unit rather than a lot, so the association's recorded documents carry more weight than they do for the single-family homes. Barrington is a condominium. Huntington's legal form is settled by its own documents, and this section sets out what a buyer asks each association.

Barrington: a condominium

Barrington is a condominium under Chapter 718 of the Florida Statutes. The owner holds title to the unit and an undivided share of the common elements, and the declaration sets what counts as the unit and what is common. The roll files all 56 units under the name BARRINGTON A CONDOMINIUM.

What Barrington's condominium association insures

In general condominium practice, the association insures the building under a master policy and the declaration decides where the line falls between the association's coverage and the owner's. A Barrington buyer asks for the master policy summary and the declaration's insurance article before signing.

What a Barrington owner insures

A Barrington owner commonly insures the unit's interior, finishes, belongings and personal liability under a unit-owner policy, and the declaration decides what the owner must cover. A buyer shows the insurance agent the declaration and the master policy summary early, because the answer sets which items fall to the owner.

Milestone inspections and SIRS

A milestone inspection and a structural integrity reserve study, called a SIRS, apply to condominium buildings of three or more habitable stories. No public record reviewed for this page gives Barrington's story count, so a buyer asks Barrington's condominium association whether its buildings fall under the rule and asks for any milestone summary and SIRS.

Huntington: the documents decide

Huntington is not described here as a condominium or as a homeowners' neighborhood, because its recorded documents decide. A Huntington buyer asks for the declaration or covenants, the bylaws, the budget, the rules and the latest financial statement before the inspection period ends. Which chapter of Florida law applies follows from them.

What the Huntington association insures

What the Huntington association insures, and what falls to the owner, depends on its recorded documents. A buyer asks whether the association's policy covers the roofs and exteriors of the buildings, and which components the owner must insure. The answer belongs in writing, from the association or its managing agent.

Questions for both associations

Ask each association for its current budget and reserve position, any planned projects and how they are funded, its rules on rentals and pets, and the managing agent's contact. Ask for the estoppel certificate during the contract period. Both associations answer separately, and the answers are not interchangeable.

What is near Walden Oaks: schools, shopping and hospitals?

Walden Oaks in Naples sits near Airport-Pulling Road and Pine Ridge Road, and the Domain Realty Group route table measures each destination below in free-flow route miles from a Lone Oak Boulevard street point. Shopping, schools and hospitals carry miles where the table has a row, and the rest carry a name only.

How the distances are measured

Every distance below is a free-flow route mile figure from the Domain Realty Group route table, run on November 3, 2026, from a street point on Lone Oak Boulevard. Signals and busy-season traffic lengthen a trip in ways route miles do not show. Points placed by hand, and venues the table could not place exactly, carry no miles.

Publix at Pine Ridge Crossing

The Publix at Pine Ridge Crossing is 2.3 route miles from the street point, on Pine Ridge Road. A buyer checks store hours directly.

Mercato and Waterside Shops

Mercato is 3.6 route miles away and Waterside Shops is 4.2 route miles away. Mercato is a shopping and dining center on Strada Place, and Waterside Shops is a shopping center on Tamiami Trail North. Hours and tenants change, so a buyer confirms them with each center.

Fifth Avenue South

Fifth Avenue South, in downtown Naples, is 8.6 route miles from the street point. It is the downtown shopping and dining street, and a buyer allows for busy-season traffic and parking when planning a visit.

Delnor-Wiggins Pass State Park and Vanderbilt Beach

Delnor-Wiggins Pass State Park is 7.4 route miles away, on Gulf Shore Drive. Public access to Vanderbilt Beach is at the west end of Vanderbilt Beach Road, and that point was placed by hand, so it carries no miles here. Beach parking is paid, and a buyer confirms current rates with the county.

Naples Airport and Southwest Florida International

Naples Airport is 6.2 route miles from the street point. Southwest Florida International Airport in Fort Myers is 28.0 route miles away. Airline service at each airport changes, so a buyer checks current routes.

I-75 and Pine Ridge Road

The I-75 interchange at Pine Ridge Road, exit 107, is the main access to the interstate from this part of North Naples. That point was placed by hand in the route table, so it carries no miles here, and a buyer should test the route at the hours they would use it.

North Collier Regional Park

North Collier Regional Park is on Livingston Road, and the route table has no row for it, so it carries no miles. A visitor bureau page lists a water park, a fitness complex and lighted athletic fields there. Hours and admission are set by the county and change.

Pelican Marsh Elementary School

Collier County Public Schools assigned a Lone Oak Boulevard address to Pelican Marsh Elementary, Pine Ridge Middle and Barron Collier High for 2026 to 2027, and assignment can change, so confirm with Collier County Public Schools. Pelican Marsh Elementary School is 2.7 route miles from the street point.

Pine Ridge Middle and Barron Collier High

Florida Department of Education school grades show an A for each of the three assigned schools in every year from 2021-22 through 2025-26. The route table has no usable row for Pine Ridge Middle or Barron Collier High, so neither carries miles. A buyer confirms assignment for the specific address.

NCH North Naples Hospital and Physicians Regional

NCH North Naples Hospital at 11190 Health Park Boulevard lists an emergency department, and Physicians Regional Medical Center, Pine Ridge, at 6101 Pine Ridge Road lists 24-hour emergency room services on its own page. NCH North Naples Hospital is 4.6 route miles from the street point. The route table has no row for Physicians Regional, so it carries no miles.

NCH Baker Hospital

NCH Baker Hospital is in downtown Naples and is 8.3 route miles from the street point. In an emergency, call 911 rather than choosing a hospital by distance.

Who governs Walden Oaks in Naples, and what are the HOA fees?

Walden Oaks in Naples is run by a master association and separate neighborhood associations, each under its own recorded documents, so a buyer confirms the dues for the exact home. No association publishes a fee schedule we could read, and the only fee figures on this page are listing-agent entries in a dated MLS table further down.

The master association

Walden Oaks of Naples Homeowners Association, Inc. is the master association and holds the recreation tract, and separate neighborhood associations also govern parts of Walden Oaks, each under its own recorded documents.

Request the master association's declaration, current budget and reserve figures first. They show what the shared land costs to keep up and how that cost reaches each owner.

The neighborhood associations

Walden Oaks works as a federation of associations rather than one body. Beyond the master association, separate neighborhood associations exist, and no public record we could read settles which home answers to which body. This page therefore prints no membership chart. The resale documents name every association that can bill a given home.

Barrington's condominium association

Barrington is a condominium, so its association operates under Chapter 718 and its own declaration. Ask for the full document package before you sign.

The Huntington association

The Huntington association governs the 49 Huntington villas. Nothing we could read settles whether its documents follow the homeowners' association statute or the condominium statute, so this page assigns Huntington no statute-specific right. The recorded documents decide which law applies, and a buyer asks that question first.

What this page leaves out on purpose

Each association has a managing agent, and the resale documents name it. We print no management company, because the public sources we checked disagreed with one another. Ask each association in writing whether any special assessment is pending or approved, and get the answer before the contract deadline.

The fee schedule gap

No Walden Oaks association publishes a fee schedule we could read (checked 2026-11-03), so the estoppel certificate and the association's current budget are the sources for a buyer's figure.

A fee schedule that is not public is not the same as no fee. Compare the budget with the amounts-owed certificate line by line.

MLS fee field from the October 29, 2026 export

We tracked the fee fields on all 32 rows, sold, active and pending, in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. The only fee figures on this page are the MLS fee field, 2026-10-29 entries in the MLS fee table, shown as supporting data from listing agents and never as an association's assessment.

MLS fee field, 2026-10-29, condominium fee entry blank or $0 27 of 32 rows not filled

How to read the MLS fee table

The table counts listing rows, not homes or associations, and each entry is whatever the listing agent typed. Agents record the same kind of charge in different ways, some by the quarter and some by the month. A blank or zero entry means the field was not filled, not that no fee exists. Browse current homes for sale and read each listing's fee line against the documents, never in place of them.

What does a Walden Oaks buyer pay at closing and to the associations?

Walden Oaks buyers in Naples pay the usual title and lending costs at closing, plus association-side items that no association publishes in anything we could read. The state caps on the amounts-owed certificate are the only firm association-side figures, and they sit in the table below with the statutes that set them.

One-time charges at a Walden Oaks closing

Rows marked Not published reflect a gap in the public record, checked on the date shown.

Charge Amount or rule Source
Association capital contribution Not published No association document could be read for this page (checked 2026-11-03)
Association transfer or application fee Not published No association document could be read for this page (checked 2026-11-03)
Estoppel certificate, standard Up to $299 s. 720.30851 (homes) and s. 718.116(8) (Barrington), as adjusted by DBPR
Estoppel certificate, 3-business-day delivery Up to $119 more Same statutes, as adjusted by DBPR
Estoppel certificate, account delinquent Up to $179 more Same statutes, as adjusted by DBPR

The capital contribution

A capital contribution is a one-time sum some associations collect from a new owner to build their reserves. Information not available at time of publishing (checked 2026-11-03). The resale documents say whether any contribution applies to the home, and the amounts-owed certificate lists it if one does.

Application and approval charges

Some associations screen or approve a sale and charge for the step. No Walden Oaks association published such a charge we could read, so the table says Not published. State law limits what a condominium association may collect from a buyer for approval and transfer, so ask Barrington's condominium association for its current figure and the statute behind it.

The estoppel certificate caps

Under s. 720.30851 for the single-family homes and s. 718.116(8) for Barrington, as adjusted by DBPR, an estoppel certificate costs no more than $299, plus no more than $119 for delivery within 3 business days, plus no more than $179 if the account is delinquent.

The statutes' own base wording sets lower starting amounts that DBPR adjusts, and its next update is due by July 1, 2027. The certificate lists the regular assessment, amounts owed, any capital contribution or resale charge, and approval rights.

The delivery clock

An association must deliver the certificate within 10 business days of a written request, and it may charge nothing if it is late. The certificate stays effective for 30 days when handed over or sent electronically and for 35 days when mailed. A buyer who relies on the certificate in good faith is protected from amounts above what it states.

What Florida rules apply when you buy a home or condominium in Walden Oaks?

Walden Oaks buyers in Naples fall under different Florida resale rules depending on the product: Chapter 720 for the single-family homes, the condominium statute for Barrington, and the recorded documents for Huntington. The rights are narrow, they turn on what you received before signing, and the table below keeps the three products apart.

Three products, three sets of rules

The 2026 roll counts 216 single-family homes, 56 Barrington condominium units and 49 Huntington villas. Each sits under a different legal frame. This section is general information, not legal advice, and a Florida real estate attorney can read the actual documents.

Single-family homes and Chapter 720

Under s. 720.401 a seller supplies a disclosure summary before the contract is signed. It covers mandatory membership, recorded covenants, assessments that can change, possible special and county assessments, the lien for nonpayment and where the governing documents can be read.

Under s. 720.401, a single-family buyer who did not receive the disclosure summary before signing may cancel in writing within 3 days after receiving it, or before closing if that comes first.

The statute says a waiver of this right has no effect.

Resale cancellation rights by product

Product Law Buyer's right on a resale
Single-family homes in Walden Shores, Wellington at Lone Oak and Lexington at Lone Oak Chapter 720, s. 720.401 Cancel in writing within 3 days after receiving the disclosure summary, only when it was not given before signing
Barrington condominium units Chapter 718, s. 718.503(2) The contract is voidable by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, when the buyer did not receive the documents 7 such days before signing
Huntington villas Set by Huntington's recorded documents Ask which chapter of Florida law applies before signing

Barrington condominium units and Chapter 718

For a Barrington resale, s. 718.503 has the seller supply the declaration, articles, bylaws and rules, the annual financial statement and budget, and a set of required reports.

Under s. 718.503(2), a Barrington resale contract is voidable by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, when the buyer did not receive the required documents 7 such days before signing.

For Barrington contracts signed after December 31, 2024, subsection (2)(e) adds a second 7-day clause for the milestone summary, the structural integrity reserve study and related reports, with a conspicuous statement when one is required but not completed. We do not say whether it applies to a given Barrington building.

Milestone inspections and structural reserve studies

Florida's milestone inspection and structural integrity reserve study rules reach condominium buildings of three or more habitable stories, so a Barrington buyer asks the association whether its buildings fall under them.

A 2025 law, chapter 2025-175, narrowed these duties to that height threshold. Request the milestone summary and the reserve study for the Barrington building and read them before the contract deadline.

Huntington: the documents decide

The rights table gives Huntington villas no statute-specific cancellation right, on purpose. Which Florida chapter governs a Huntington resale depends on its recorded documents, and nothing we could read settles it. Ask the Huntington association for the declaration first.

Joint liability for unpaid assessments

A buyer who takes title becomes jointly and severally liable with the previous owner for assessments due up to the transfer, under s. 720.3085(2)(b) for homes and s. 718.116(1)(a) for Barrington. The amounts-owed certificate fixes the number, so a clean certificate matters before funds move.

Property tax disclosure and the 2027 listing rule

Under s. 689.261(1), the contract package carries a notice that a buyer should not rely on the seller's current property taxes. From February 1, 2027, s. 689.261(3)(b) also requires listing platforms to estimate taxes from the listing price at current millage rather than from the seller's bill.

Radon and flood disclosure

Florida puts a radon gas notice on at least one contract document under s. 404.056(5). Under s. 689.302 the seller completes a flood disclosure at or before the contract, covering known flood damage, insurance claims and federal assistance. Read both before you sign, and ask follow-up questions in writing.

What are property taxes on a Walden Oaks home in Naples?

Walden Oaks in Naples sits in one 2026 millage area, 47, so every home pays the same rates and the bill differs only by assessed value, exemptions and the roll's non-ad valorem total. The table lists each authority's line. Use it with the worked examples that follow, and ask your lender for an estimate on the exact address.

One millage area

Every Walden Oaks parcel sits in Collier County millage area 47 at 9.3696 mills for 2026, with no municipal millage, and the North Collier Fire Control and Rescue District line is 1.0000 mill of that total.

Taxes table: the 2026 authority lines

Taxing authority Area 47, mills
Collier County general fund 3.0107
South Florida Water Management District 0.0948
Big Cypress Basin 0.0978
School board, state law 1.8990
School board, local board 2.2480
Collier Mosquito Control District 0.1331
North Collier Fire Control and Rescue District 1.0000
Unincorporated general MSTD 0.6844
Water pollution control program 0.0246
Conservation Collier 0.1772
Total 2026 millage 9.3696

No community development district

No community development district appears among the 2026 taxing authorities for Walden Oaks parcels, and the roll shows the same $269.77 non-ad valorem total on 320 of its 321 homes.

The non-ad valorem line

The roll carries one non-ad valorem total per home, and one home in Lexington at Lone Oak shows none. The county data we used carries only the total, not the names of the lines behind it, so we do not say what it pays for. Nothing we read ties it to the associations. Ask the lender to include it when estimating the monthly payment.

The homestead exemption

On the 2026 roll, 138 of the 216 single-family homes, 26 of the 56 Barrington units and 26 of the 49 Huntington villas carry a homestead exemption.

The test is holding title on January 1 and making the home a permanent residence. The first $25,000 of assessed value is exempt, and an additional exemption reaches the non-school levies. Apply once the January 1 test is met, and keep the paperwork.

Median 2026 tax bills

The median 2026 total tax bill on the county roll is $3,289.28 for Walden Oaks single-family homes, $2,394.05 for Barrington units and $2,712.76 for Huntington villas.

A median is a middle bill, not a quote. It mixes homes with and without an exemption. See the Naples communities guide to compare other neighborhoods.

The reset after a purchase

A new owner should not copy the seller's tax bill. Under s. 193.155 the assessed value resets to the property's market level as of the January 1 after a sale, so the Save Our Homes cap starts over for the buyer. A long-held capped value can understate what the next owner pays.

What do worked tax examples show for Walden Oaks homes?

The Walden Oaks worked examples for Naples turn the 2026 millage into illustrative bills. They use the county median values for single-family homes, $445,000, and for Barrington units, with and without homestead. They are illustrations built from the roll's rates, not bills for any address, and your own bill depends on your assessed value.

How the examples are built

The examples apply area 47 millage to the median value of each county product, then add the roll's non-ad valorem total. The taxable column shows the non-school value, since the additional exemption does not reach school levies, which use a different taxable value.

Example Market value Taxable (non-school) Homestead exemptions Ad valorem Non-ad valorem (roll total) Total Area
County median-value single-family home non-homestead $445,000 $445,000 $0 $4,169.47 $269.77 $4,439.24 47
County median-value single-family home homestead $445,000 $393,589 $51,411 $3,797.30 $269.77 $4,067.07 47
County median-value Barrington condominium unit non-homestead $300,000 $300,000 $0 $2,810.88 $269.77 $3,080.65 47
County median-value Barrington condominium unit homestead $300,000 $248,589 $51,411 $2,438.71 $269.77 $2,708.48 47

The single-family example without homestead

At a county median value of $445,000 and no exemption, the ad valorem tax is $4,169.47. Adding the roll's non-ad valorem total of $269.77 gives $4,439.24.

The single-family example with homestead

With homestead, the non-school taxable value falls to $393,589 after $51,411 of exemptions. The ad valorem tax becomes $3,797.30, and with the same non-ad valorem total the example reaches $4,067.07.

The Barrington example without homestead

A Barrington unit at a county median value of $300,000 and no exemption carries ad valorem tax of $2,810.88. With the $269.77 roll total the example comes to $3,080.65.

The Barrington example with homestead

With homestead, the same county-median $300,000 Barrington unit has a non-school taxable value of $248,589 and ad valorem tax of $2,438.71. Adding the roll total gives $2,708.48.

The Save Our Homes cap after the first homestead year

Example Market value 2026 cap Highest next-year assessed value
County median-value single-family home homestead, next-year assessed value at the 2026 Save Our Homes cap $445,000 2.7 percent $457,015

After the first year, the assessed value can rise by no more than the cap. The row applies the 2026 cap to the county median-value single-family home at $445,000 and shows the highest assessed value the cap allows for the following year.

Per $100,000 of taxable value

At the area 47 total of 9.3696 mills, each $100,000 of taxable value carries $936.96 of ad valorem tax before exemptions. Add the non-ad valorem total for a full bill.

What the examples leave out

The examples use county median market values as stand-ins for assessed value, which can differ from a purchase price. They omit appeals, any change in millage, and exemptions beyond homestead. Contact the team for help reading a tax notice.

Is Walden Oaks in Naples in a flood zone, and how do storms and insurance work?

Walden Oaks in Naples has a carried FEMA map point and a county evacuation reading, but flood zone and evacuation zone are set by address, so each buyer confirms both for the exact home. Storm history here is regional, and insurance depends on the roof, the building and the policy type.

The effective FEMA map point

A carried point check on FEMA panel 12021C0382J, effective February 8, 2024, places 6969 Lone Oak Boulevard in Zone X, shaded for a 0.2 percent annual chance flood, one address rather than a community count, so the lender's flood determination on the exact address governs.

What the map zone means

Zone X is a FEMA designation for land outside the mapped high-risk zones. The shaded version marks land inside the 0.2 percent annual chance area, and unshaded land lies outside it. A map zone is a rating category for lenders and insurers, not a promise about any single storm.

The seven sampled addresses

The seven sampled addresses all map Zone X, a mix of shaded and unshaded designations on the same panel, and they fall in four of the five neighborhoods. No Huntington address was sampled, so this page says nothing about Huntington's zone.

The preliminary map

FEMA issued a preliminary flood map for Collier County on March 20, 2025, and a county release dated August 19, 2026 opened a 90-day appeal period. We did not query the preliminary map for Walden Oaks and make no claim about what it shows here. The February 8, 2024 map is the effective one cited above.

Evacuation zone

Collier County's evacuation layer put the 6 Walden Oaks addresses sampled on October 21, 2026 in Evacuation Zone C, so confirm your own address with Collier County Emergency Management.

Evacuation zones are lettered, and officials order areas out by zone. This page does not say whether Walden Oaks was ordered out for any past storm.

Storm history

No source we reviewed describes flooding inside Walden Oaks in Irma (2017), Ian (2022), Helene or Milton (2024). That is an absence of reports, not a finding about any home. Ask each seller for flood and insurance claim history.

Ian and Milton regional facts

For Ian on September 28, 2022, the National Hurricane Center reported storm surge of 8 to 12 feet above ground on the North Naples coast. For Milton in October 2024, WGCU reported Naples Bay at 5.78 feet above normal tide. Both are regional readings, not measurements at Walden Oaks.

Roof permit date and install year

For homes the roll dates from 1988 to 1999, the roof is the item insurers ask about first. Ask the seller for the roof permit date and the install year, plus permit records for windows, shutters, electrical and plumbing work. Carriers set their own written requirements, and they differ, so get the requirement from your carrier in writing.

Order a 4-point inspection and a wind mitigation report during your inspection period so quotes reflect the actual home.

Barrington master policy and HO-6

A Barrington owner insures the unit interior, commonly with an HO-6 policy, while the association insures the building under its master policy, and the declaration decides where the line falls. Ask for the master policy declarations page and the deductible before you compare unit-owner quotes.

Flood and wind are separate policies

Flood damage is usually insured apart from wind. Ask for a federal flood program quote and a private flood quote on the exact address, and compare limits and deductibles. Your lender's flood determination on that address, not this page, decides whether lender-required coverage applies.

What are the leasing and rental rules in Walden Oaks, Naples?

Walden Oaks leasing and rental rules in Naples are set by each neighborhood's recorded documents, and we found no public leasing or pet rule for any of the five neighborhoods, so none is printed here. Florida law decides which later rental changes bind a new owner, and a buyer reads the documents before signing.

What we found about leasing

No leasing term, cap, approval requirement or pet rule appears in any source we could read for Walden Oaks. The associations' own pages were not reachable, so this page reports a gap, not a rule. Ask each association for its current rules in writing.

Florida's rental amendment rule

Under s. 720.306(1)(h), a homeowners' association rental amendment adopted after July 1, 2021 binds only later buyers and owners who consent, so a buyer reads the neighborhood's recorded documents for its leasing rules.

What the statute does not limit

Two kinds of rule bind every owner even when adopted later: rules on rentals shorter than six months, and a rule that allows no more than three rentals of a home in a calendar year. That describes the statute, not any Walden Oaks rule.

Barrington and Huntington rental changes

A condominium rental amendment works the same way for later buyers, so a Barrington buyer reads the declaration and every amendment. Huntington's documents decide which statute applies to its rental rules, and the Huntington association can say which one governs.

Reading the recorded documents

Ask for the declaration and every amendment, then check each recording date against July 1, 2021. Ask the association whether it requires approval of a lease or a new owner, and get the answer in writing before closing. For help sequencing those requests, see the Domain Realty Group agents.

Walden Oaks in Naples vs Walden Oaks in West Melbourne, Huntington Lakes and other look-alike names: which is which?

Walden Oaks in Naples is the 321-home neighborhood on Lone Oak Boulevard, Ilex Circle and Tannin Lane in ZIP 34109, and several other places share part of its name. Listings, search results and county files can blur them together, so the checks below separate the Naples neighborhood before you compare a price, a fee or a rule.

Names that sound the same but are different places

Walden Oaks in West Melbourne, Huntington Lakes, Barrington Club in Pelican Bay, Lake Barrington, Wellington Place at Kensington and The Lexington are different places, so none of their sales, fees or rules is a Walden Oaks figure. Each has its own deeds, association and documents.

Huntington Lakes and the Huntington villas

Huntington Lakes is a separate Naples community with its own page on this site, Huntington Lakes, while Huntington inside Walden Oaks is the group of villas on Tannin Lane and Ilex Circle. A search for the short name alone mixes the two, so add ZIP 34109 and the street.

Barrington, Wellington and Lexington elsewhere in Naples

Barrington in Walden Oaks is a condominium, a different property from Barrington Club in Pelican Bay and from the Barrington buildings in Forest Glen. Wellington at Lone Oak is not Wellington Place at Kensington, and Lexington at Lone Oak is not The Lexington.

How do Walden Oaks prices compare with nearby Naples communities?

Walden Oaks prices in Naples sit among nearby communities that differ in product, lot, size and year built, so a fair comparison puts every community on one county basis. The two peer tables below do that for single-family homes and for condominium-form homes, and the prose around them carries no neighbor figure.

County peer table: single-family homes

Community Straight-line miles Homes compared T12 sales T12 median
County The Orchards 0.9 Single-family homes 7 $630,000
County Village Walk 1.33 Single-family homes 47 $505,000
County Autumn Woods 1.52 Single-family homes 19 $950,000
County Kensington 1.77 Single-family homes 17 $1,550,000
County Vineyards 2.19 Single-family homes 50 $1,377,500
County Pelican Marsh 2.22 Single-family homes 43 $1,030,000
County Carlton Lakes 3.61 Single-family homes 9 $785,000

County peer table: condominium-form homes

Community Straight-line miles Homes compared T12 sales T12 median
County Bridgewater Bay 0.65 Condominium-form homes 31 $427,500
County The Orchards 0.9 Condominium-form homes 3 $335,000
County Autumn Woods 1.52 Condominium-form homes 4 $507,500
County Kensington 1.77 Condominium-form homes 19 $810,000
County Vineyards 2.19 Condominium-form homes 89 $560,000
County Pelican Marsh 2.22 Condominium-form homes 47 $705,000
County Carlton Lakes 3.61 Condominium-form homes 23 $395,000

How to read the peer tables

Each row counts qualified Collier County deeds in the 12 months to August 31, 2026, written T12 in the headers, and the T12 median is the middle value of that community's sales. Distance is measured in a straight line, not along roads. A row with a handful of sales can swing on one closing, so give thin rows less weight.

Why no neighbor figure carries over

Every peer has its own association, lots and year built, so a gap between two rows compares different homes and says nothing about what a Walden Oaks home is worth.

Peer pages on this site

Seven of the peers have pages here: Bridgewater Bay, Village Walk, Autumn Woods, Kensington, Vineyards, Pelican Marsh and Carlton Lakes. The Orchards appears in the tables as text only, and Briarwood is another nearby community with a page. For the rest, browse all Naples communities.

How do you buy a home in Walden Oaks, Naples, step by step?

Buying a home in Walden Oaks, Naples, means buying from an owner, since the county test finds zero builder-direct sales in the latest 12 months. The eight steps below begin with the product you want and run through the contract, documents, certificate, inspection, flood papers and insurance. Treat them as general information, not legal advice.

Step 1: Pick the product first

Walden Oaks holds three products: single-family homes on their own lots, Barrington condominium units and Huntington villas. Each sits under its own recorded documents and its own Florida statute, so this choice decides every later step.

Step 2: Write the resale contract

For a single-family home, ask for the s. 720.401 disclosure summary before you sign, because a buyer who never received it gets a short right to cancel. A Barrington contract should confirm you received the Chapter 718 documents in time. For a Huntington villa, read the recorded documents first, since they decide which chapter governs.

Step 3: Read the association papers

Ask for the declaration, rules and current budget of the master association and of the neighborhood association that covers the home. Information not available at time of publishing (checked 2026-11-03). Any fee schedule, approved assessment or proposed assessment is therefore yours to request in writing.

Step 4: Order the estoppel certificate

The certificate states what the seller owes the association at closing, and Florida caps its price, as the closing-costs section shows. The seller or closing agent usually orders it, and the association must answer a written request within 10 business days. Read it before closing.

Step 5: Inspect the home and the roof paperwork

The county roll dates these homes from 1988 to 1999 apart from a few later Lexington at Lone Oak homes, so have your inspector study the roof, air conditioning, windows, plumbing and electrical. Ask for the roof install year and permit, plus the 4-point and wind mitigation reports insurers request.

Step 6: Get the flood determination

The lender orders a flood determination on the exact address, and a map answers one address at a time. Ask the seller for any elevation certificate and for the flood disclosure Florida requires, then keep both with your closing papers.

Step 7: Gather insurance quotes

Request wind and flood quotes before the inspection period ends, and give each insurer the roof install year, the inspection reports and any association coverage letter. A Barrington or Huntington buyer also asks the association what its own policy covers.

Step 8: Get approval if required, then close

If the recorded documents require association approval of a sale, file the application as soon as the contract is signed. Any capital contribution, transfer charge or application charge is not published for Walden Oaks, so ask in writing, then confirm the payoff and tax proration with the closing agent.

Frequently Asked Questions about homes for sale in Walden Oaks, Naples

Walden Oaks in Naples draws questions about its five neighborhoods, the county and MLS records, the associations and the steps to closing. The 30 answers below rest on county records, Florida statutes and the documents we could read, and each one says what is not published instead of guessing.

How many homes are in Walden Oaks in Naples?

The 2026 county roll, read from the bundle of October 27, 2026, shows 321 homes in all: 216 single-family homes in Walden Shores (86), Wellington at Lone Oak (93) and Lexington at Lone Oak (37), plus 56 Barrington condominium units and 49 Huntington villas.

Where is Walden Oaks, and is it in the City of Naples?

Walden Oaks lies in North Naples, ZIP 34109, on Lone Oak Boulevard, Ilex Circle and Tannin Lane near the Airport-Pulling Road and Pine Ridge Road corridor. It is in unincorporated Collier County, not the City of Naples: the roll places every parcel in one millage area with no municipal millage.

What neighborhoods make up Walden Oaks?

Five neighborhoods share the name. Walden Shores, Wellington at Lone Oak and Lexington at Lone Oak are single-family homes on their own lots, Barrington is a condominium of 56 units, and Huntington is a group of 49 villas. No Collier County plat carries the Walden Oaks name itself.

What shared facilities does Walden Oaks have?

There is no golf course in Walden Oaks. The master association holds a 9.61-acre recreation tract whose county building rows include a pool and a tennis court, each dated 1988. Who may use them, and at what cost, is not published, so ask the association for its rules.

What have single-family homes in Walden Oaks sold for?

County deeds show 14 single-family sales in Walden Oaks in the 12 months to August 31, 2026, at a $445,000 median and a range from $380,000 to $625,000. The county test counts every one as a resale, and the sales section earlier on this page lists each deed.

What have Barrington and Huntington units sold for?

In the 12 months to August 31, 2026, county deeds show 7 Barrington condominium unit sales at a $300,000 median, from $274,000 to $339,900, and 1 Huntington villa sale at $395,000. Because Huntington had a single sale, that price is one closing and not a median.

What did single-family homes sell for in the prior 12 months?

For September 2024 to August 2025, the prior 12 months, county deeds show 15 single-family sales in Walden Oaks at a $458,000 median. This page states that window only and reads no price change into the difference from the latest window, because a median reflects which homes happened to sell.

What does the MLS show for Walden Oaks sales?

The October 29, 2026 MLS export lists 19 Walden Oaks homes sold from October 29, 2025 to October 29, 2026, including 8 in Walden Shores at a $427,500 median, with 8 active listings and 5 pending sales. Listing agents enter those rows, so the county and MLS sets never combine.

What must a seller disclose when I buy in Walden Oaks?

Florida contracts carry a radon notice under s. 404.056, a property tax disclosure under s. 689.261 and a seller flood disclosure under s. 689.302 about past flooding, insurance claims and federal aid. From February 1, 2027, listing platforms must estimate taxes from the listing price, not the seller's bill.

Can I buy a Walden Oaks home directly from a builder?

In the 12 months to August 31, 2026, the county builder-direct test found no such sale in Walden Oaks, so every sale was a resale from an owner. A buyer here deals with an owner and that owner's recorded documents, and roll years for the five neighborhoods run from 1988 to 2024.

When were Walden Oaks homes built?

County records date Barrington units to 1988, Huntington villas to 1988 through 1991, Wellington at Lone Oak homes to 1989 through 1996, Walden Shores homes to 1996 through 1999 and Lexington at Lone Oak homes to 1994 through 2024. A roll year is not a permit date, so ask for the roof install year.

How do Walden Oaks prices compare with nearby communities?

The peer tables set the Walden Oaks county single-family median of $445,000 beside seven nearby communities, and the second table does the same for condominium-form homes. Each row mixes product, lot and year built differently, so a gap between rows is not a verdict.

Which public schools serve Walden Oaks?

For 2026 to 2027, the district's address lookup returned Pelican Marsh Elementary, Pine Ridge Middle and Barron Collier High for a Lone Oak Boulevard address. The state graded each school A in every year from 2021-22 through 2025-26. Boundaries can change, so confirm with Collier County Public Schools.

Who governs Walden Oaks?

Walden Oaks is a federation of associations. A master association holds the recreation tract, and separate neighborhood associations also govern parts of the community, each under its own recorded documents. The resale documents for a specific address show which bodies apply, so request them before you make an offer.

What are the HOA fees in Walden Oaks?

No association in Walden Oaks posts a fee schedule that we could open. Information not available at time of publishing (checked 2026-11-03). The association's current budget and the certificate ordered before closing are the sources for a buyer's figure, and the MLS fee entries sit in a labelled table in the closing-costs section.

Can I rent out a home in Walden Oaks?

That depends on each neighborhood's recorded documents, and no leasing rule is printed here. Florida law limits a homeowners' association rental amendment adopted after July 1, 2021 to later buyers and owners who consent, under s. 720.306(1)(h), and a condominium amendment works the same way for later buyers.

Are pets allowed in Walden Oaks?

Pet rules sit in each association's rules, and none was readable for this page, so no limit is printed here. Ask for the pet policy with the resale documents and get the answer in writing before you remove your contingencies.

Is there a special assessment in Walden Oaks?

Ask each association in writing whether any special assessment is approved, proposed or being paid, and read its last two budgets and its recent meeting records. A written answer from the association is worth more than a listing remark, and the seller's paperwork shows what is owed against the home.

Do I pay a capital contribution at closing in Walden Oaks?

A capital contribution, transfer charge or application charge is not published for any Walden Oaks neighborhood. Some Florida associations charge a one-time amount at sale and some do not, and the recorded documents decide. Ask for the figure in writing before you offer, since it adds to your cash needed at closing.

Can I cancel a Walden Oaks single-family purchase after signing?

If the seller did not give you the disclosure summary before you signed, s. 720.401 lets you cancel in writing within 3 days after you receive it, or before closing if that comes first. It applies to the single-family homes only.

How long can I cancel a Barrington purchase?

Under s. 718.503(2), a Barrington resale contract is voidable by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, when the buyer did not receive the association documents 7 such days before signing. The right ends at closing, so request the documents the day the contract is signed.

Is Huntington a condominium or a homeowners' association?

The county roll and one association page title point in different directions, so Huntington's legal form is not settled in the sources we read. Ask the seller for the recorded declaration, which names the governing statute, and do not count on a cancellation right under either statute until you have read it.

Does Barrington need a milestone inspection or reserve study?

Florida's milestone inspection and structural integrity reserve study rules reach condominium buildings of three or more habitable stories. Barrington's story count is not published in the sources we checked, so ask the association whether its buildings fall under the rules, then request any milestone summary and the reserve study.

How much can an estoppel certificate cost in Walden Oaks?

Under s. 720.30851 for the single-family homes and s. 718.116(8) for Barrington, as adjusted by the state in 2026, the certificate costs up to $299, plus up to $119 for delivery within 3 business days, plus up to $179 if the account is delinquent.

Am I responsible for the seller's unpaid assessments?

Yes. Under s. 720.3085 for the single-family homes and s. 718.116 for Barrington, a new owner is jointly and severally liable with the previous owner for assessments unpaid at transfer of title. The seller's certificate states the balance, so compare it with the budget before closing day.

What are property taxes in Walden Oaks?

The 2026 roll puts every Walden Oaks parcel in millage area 47 at 9.3696 mills, with no community development district line. The median 2026 total tax bill on the county roll is $3,289.28 for single-family homes, $2,394.05 for Barrington units and $2,712.76 for Huntington villas. A buyer's bill resets after purchase.

How does homestead work for a Walden Oaks home?

If you own the home on January 1 and live there as your permanent residence, the first $25,000 of assessed value is exempt, with a further exemption on value above $50,000 for non-school levies. Save Our Homes then limits yearly assessment growth to 2.7 percent for 2026. On the 2026 roll, 138 of the 216 single-family homes carry the exemption.

Is Walden Oaks in a flood zone or an evacuation zone?

A carried point check on the FEMA flood map places a sampled Lone Oak Boulevard address in Zone X, shaded for a 0.2 percent annual chance flood, which is one address, not a community count. County sampling on October 21, 2026 put six addresses in Evacuation Zone C. Confirm yours with your lender and Collier County Emergency Management.

What hospitals are near Walden Oaks?

NCH North Naples Hospital lists an emergency department and is 4.6 route miles from a Lone Oak Boulevard street point on the Domain Realty Group route table, and NCH Baker Hospital downtown is 8.3 route miles away. Physicians Regional Medical Center, Pine Ridge, lists 24-hour emergency room services on its own page.

What shopping, airports and road work are near Walden Oaks?

Publix at Pine Ridge Crossing is 2.3 route miles away, and Mercato, Waterside Shops, Naples Airport and Southwest Florida International Airport follow at 3.6, 4.2, 6.2 and 28.0 route miles. WINK News reported the I-75 and Pine Ridge Road diverging diamond open on June 12, 2026, and WGCU reported work still under way in July 2026.
