What Bridgewater Bay homes are for sale in Naples right now?

Bridgewater Bay homes for sale in Naples can be searched six ways below, each reading the MLS Development label Bridgewater Bay. The October 29, 2026 export held 8 active and 5 pending listings across the condominium Bays and the two house plats. The searches run live.

Every Bridgewater Bay listing

The first search returns every listing filed under the Development Name Bridgewater Bay, highest price first, and the second keeps listings posted in the last 30 days. Listing figures on this page come from the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026.

Condominiums and houses

These two filter on the MLS property type, not on a Bay or a plat, so read the Bay name or the street on each result. Naples condos for sale widens the condominium search.

By price, split at $400,000

These two filter on price alone, highest first, and the lower search stops at $399,999 so no listing shows in both. The county's 31 deeds split 12 under $400,000 and 19 from $400,000, and What have Bridgewater Bay homes in Naples sold for? holds the price bands.

The houses: 60 months of deeds

The house market is too thin for a one-year median, so the county's house figure uses the 60 months to August 31, 2026. Every one of the 21 house deeds, with its month, price, plat, year built and pool row, sits in What are the single-family houses in Bridgewater Bay, Naples?, along with the Unit 1 and Unit 2 figures. The earliest deed is from December 2021 and the latest from August 2025.

How to read a blended median

A blended median moves with the mix of homes that sold. The county's 31 deeds are all condominiums, so the headline is a condominium figure, and the six Bays sit at different price levels, as the Bay table shows. Compare a condominium with a condominium and a house with a house.

What does the MLS show about Bridgewater Bay homes in Naples?

Bridgewater Bay homes in Naples appear in the MLS as 41 rows that join the county roll: 28 sold, 8 active and 5 pending at the October 29, 2026 export. These are figures listing agents entered, and the MLS set never merges with the county deeds, so each carries its own date.

Data updated: October 2026. A list price is not a price paid.

Why the county and MLS figures never merge

Bridgewater Bay has two record sets that never merge: the county's 31 qualified deeds to August 31, 2026 and the MLS's 28 sold listings to October 29, 2026, which differ in window, in recording versus closing dates and in qualification.

Use the county set for recorded prices and the MLS set for listings, living area and days on market.

The same sale in both sets

The Mango Bay $620,000 sale appears in both sets: a county deed of June 2026 and an MLS closing of June 15, 2026 in the October 29, 2026 export. Each set keeps its own date.

How is Bridgewater Bay in Naples laid out across six condominium Bays and two house plats?

The 2026 county roll lists 541 parcels in Bridgewater Bay's 17 plat and condominium numbers, all in ZIP 34109, and 524 of them are homes with a residence row, the same 524 residences the property owners association publishes; the other 17 parcels hold the clubhouse, lakes, roads and common land.

On this page a condominium means one of the 416 homes in Bridgewater Bay's six recorded condominium Bays, Coconut, Turtle, Coral, Mango, Rum and Treasure, and a house means one of the 108 single-family homes in the Unit 1 and Unit 2 plats.

Two streets, two Bays each

Driftwood Way carries Coconut Bay and Treasure Bay, and Horizon Lane carries Turtle Bay and Rum Bay, so a buyer reads the Bay name on a listing, not the street. Coral Bay stands on Twilight Lane and Mango Bay on Windsong Court, and each house plat has one street.

Pools, spas and screen enclosures

The county roll carries 61 pool rows, and every one is on a house: 35 in Unit 1 and 26 in Unit 2, against none among the 416 condominiums. It also carries a spa row on 37 homes and a screen enclosure row on 96 homes. The clubhouse pools sit on the common parcel.

Clubhouse and common land on the roll

The 17 parcels that are not homes hold the lakes, roads, preserves and the clubhouse parcel at 3070 Bridgewater Bay Boulevard. What does the Bridgewater Bay clubhouse in Naples include? describes it.

The condominiums in Bridgewater Bay, Naples, are 416 homes in six recorded Bays: Coconut, Turtle, Coral, Mango, Rum and Treasure, built 2001 to 2005 on the county roll. The county recorded 4 qualified deeds in the window and the October 29, 2026 export shows 4 sold listings, so both medians sit in the table at n 4. The export also lists 1 pending at $589,900, and its Coral Bay rows all show 1,767 sq. ft. State records, as carried, show three Coral Bay condominium associations, one for each phase, and the POA lists the Coral Bay rules document under Coral Bay III.

One association covers both phases, as carried, and the POA posts Mango Bay rules adopted January 16, 2026.

Rum Bay I to III: 72 condominium homes, built 2002

Rum Bay has 72 homes on Horizon Lane in three phases of 16, 24 and 32, with homestead on 22 and a median 2026 tax bill of $2,725.66. How the Bays pair by size

The six Bays form three pairs with shared layouts on the county roll: Coconut with Turtle, Coral with Mango, and Rum with Treasure. The county base areas print in the size table below. In the October 29, 2026 export, Rum and Treasure rows both show a median living area of 1,248 sq. ft., Coconut rows 1,573 and Coral rows 1,767, so compare a Bay with its own pair first.

Bedrooms and baths in the export

Every condominium row in the October 29, 2026 export shows 2 full baths. Bedroom mixes by Bay sit in the size table below: Coconut and Turtle rows mix 3 Bed and 2+Den, Coral and Mango rows are all 3 Bed, and Rum and Treasure rows mix 2 Bed and 3 Bed. These are listing agents' entries, so confirm layouts against the Bay's plans.

Each row gives month, price, plat, the roll's year built and whether the house carries a pool row; the window opens September 1, 2021 and its earliest house deed is from December 2021, so read each row on its own.

The 60-month house deeds split by pool row as below, context only, because the mix differs.

What the four active houses show

The October 29, 2026 export lists four active houses, all with 2 full baths. Unit 1: $755,000 with 3+Den and 2,376 sq. ft., and $730,000 with 3+Den and 2,262 sq. ft. Unit 2: $725,000 with 3 Bed and 1,900 sq. ft., and $699,900 with 3 Bed and 1,769 sq. ft. These are MLS list prices, not sales, and stay apart from the county deeds above; the live inventory is on current listings.

Which association governs the houses: not published

The POA lists eight sub-associations, and the document pages we found cover the Bays, not Unit 1 or Unit 2. The public pages do not say which sub-association the houses belong to, so ask Castle Group for the governing documents for the exact address. Boca Bay and Caneel Bay are two of the eight names, but the pages do not tie either to Sundance Circle or Sandpiper Way; read the declarations before assuming a mapping.

How do carriage, coach and garden homes differ in Bridgewater Bay, Naples?

Carriage, coach and garden are the three condominium styles the Bridgewater Bay association names in Naples. State records place carriage homes in Turtle and Coconut Bays and garden homes in Rum and Treasure Bays, as carried, while no published record maps the coach style to a Bay. The size table below sets sizes by Bay.

What the association says: three styles, all with garages

The POA's home page describes condominiums in three styles, carriage, coach and garden, plus single-family houses, and says all homes have garages (checked November 1, 2026). It does not say how many cars a garage holds or whether it is attached, so ask for the Bay's plans and declaration.

Carriage homes: Turtle Bay and Coconut Bay

State condominium records, as carried from the state extract, name the Carriage Homes association for Turtle Bay and Coconut Bay. The POA's Carriage Homes page lists Turtle Bay I, II and III and Coconut Bay I and II among its 50 documents, including rules adopted December 3, 2024.

Garden homes: Rum Bay and Treasure Bay

State condominium records, as carried, name the Garden Homes association for Rum Bay and Treasure Bay. The POA's Garden Homes page holds 20 documents, including rules adopted January 15, 2026, abridged rules for renters and visiting guests, and 2007 articles of merger and a name change.

Coach homes: the third style the association names

Coach homes are the third style the association names; no published record ties them to Coral Bay or Mango Bay. Those two Bays have their own associations, three for Coral and one for Mango, as carried, and no public document says which style their buildings are.

Story counts are not published

Story counts per Bay are not published on the POA's public pages or in the county fields we read, and this page does not infer them from a style name. The count matters because structural reserve and milestone rules key on habitable stories, which the Florida law section, headed "What does Florida law require when you buy in Bridgewater Bay, Naples?", sets out. Ask each Bay association for it in writing.

How old are Bridgewater Bay homes in Naples, and what should a buyer check on a 2001 to 2006 building?

Bridgewater Bay homes in Naples date from 2001 to 2006, so a buyer should ask for the roof permit date, the four-point and wind mitigation reports and the architectural review rules before the inspection deadline. This section lists those checks for houses and condominiums.

Year-built eras and the 2002 Florida Building Code

The roll's earliest residence rows run 2001 to 2002 for Turtle and Mango Bays, 2002 for Rum Bay, 2003 to 2005 for Coconut, Coral and Treasure Bays, 2001 to 2006 for Unit 1 and 2004 to 2005 for Unit 2. The first Florida Building Code took effect on March 1, 2002, as carried from insurance guides. Turtle, Mango and Rum Bays may hold permits from either side of that date, and the roll carries no permit dates.

Roof permits and roof dates

Neither the roll nor the POA's public pages say whether any Bridgewater Bay roof has been replaced, and the pages do not state a roof type. For a house, ask the seller for the roof permit date and the roofing invoice. For a condominium, ask the Bay association for its roof replacement schedule and permit record, because an insurer will ask how old the roof is.

Four-point and wind mitigation reports

A four-point inspection covers the roof, electrical, plumbing and air conditioning systems, and carriers set their own year-built triggers for requiring one. A wind mitigation report records features such as roof deck attachment, roof-to-wall connection, roof shape and opening protection on a state form a licensed inspector completes. In a condominium the association's master policy carries the building, so ask whether the association holds a current report.

Screen enclosures and pool equipment on houses

The county roll carries a screen enclosure row on 96 homes, a spa row on 37 and a pool row on 61, and the pool rows sit on houses only. A buyer of a house with a pool should ask for the enclosure permit, the pool equipment's service records and any approval the review committee gave.

Architectural review before exterior work

The POA's architectural review page says the management office receives the packet, the sub-association reviews it and the Bridgewater Bay review committee gives final approval, with no timeframe listed (checked November 1, 2026). The packet asks for the contractor's license and an insurance certificate naming the POA, and the page sets a roofing requirement for Caneel Bay and Boca Bay by name.

Second-floor flooring and the acoustic rule

The same packet requires second-floor flooring to meet an acoustic rating it names (checked November 1, 2026). A buyer planning new flooring in an upper-floor condominium should read the current rating first, and a buyer of a home with newer flooring should ask the seller for the approval on file.

Condominium milestone and reserve study pointer

Condominium buildings face the state's milestone inspection and structural reserve study rules, which depend on each building's habitable stories and certificate of occupancy date, and neither is published for these Bays. The Florida law section, headed "What does Florida law require when you buy in Bridgewater Bay, Naples?", gives the statutes. For the Bays built 2001 to 2002, ask the association for its inspection status in writing, or have our agents request it with the resale package.

What does the Bridgewater Bay clubhouse in Naples include?

Bridgewater Bay's clubhouse in Naples is a 36,000 sq. ft. building at 3070 Bridgewater Bay Boulevard with meeting rooms, a library, an event hall, two pools, a fitness facility and nearby courts, per the POA's pages checked November 1, 2026. Hours, guest rules and amenity fees are not published, so this section prints counts and leaves those gaps open.

The 36,000 sq. ft. clubhouse

The POA's home page describes a 36,000 sq. ft. clubhouse with meeting rooms, a library and an event hall, with management on site full time (checked November 1, 2026). The clubhouse parcel sits apart from the 524 homes on the roll. A Social Room Rental Agreement dated April 2026 is posted on the POA's new resident page; its fee was not read.

The leisure pool and hot tub

The POA's amenities page lists a leisure pool of 83,000 gallons with salt filtration and a 7 person hot tub (checked November 1, 2026). Pool hours, heating and winter water temperature are not published.

The lap pool

The lap pool is 25 yards long and holds 69,000 gallons, with a screen enclosure and a lap timer at one end, per the POA's amenities page (checked November 1, 2026). Lane rules and reservation practice are not published.

Fitness, locker rooms, saunas and steam rooms

The POA lists one large fitness facility with cardio machines that carry personal screens and, on its home page, free weights. Full locker rooms each have a dry sauna, a steam room and a shower, and the home page words the saunas differently, so this page prints saunas and steam rooms as the POA describes them. No machine count, hours or guest policy is posted.

Tennis, pickleball, bocce and basketball

The POA's amenities page lists 2 lighted Har-Tru clay tennis courts with round robin play on several days each week, 2 pickleball courts with round robin play on three days a week, 2 bocce courts with equipment checkout and leagues from January through March, and 1 half-court basketball court. One playground with a swing set is also listed, as an amenity. Whether courts can be reserved is not published.

Lakes, preserves and the putting green

Bridgewater Bay has 12 lakes and preserves across 131 acres, per the POA's home page, and no golf course. The home page's amenity line lists a putting green that the amenities page does not repeat, and its size is not published. The pages name no lakes and give no fishing or boating rules.

What is not published: hours, guests and fees

The POA's public pages publish no amenity hours, guest rules, clubhouse or court fees, social calendar or pool heating policy. Ask the management office for the current schedule and guest policy before an offer. Information not available at time of publishing (checked 2026-11-01).

Day-to-day life around the clubhouse

The POA publishes its amenity list, rules documents and approval steps, but no events calendar. For what day-to-day life around the clubhouse and lakes is like, McGreevy and Comisar's Bridgewater Bay neighborhood guide covers it. This page stays with the homes for sale and the records behind them.

Bridgewater Bay has no golf course, and the POA lists none. Valencia Golf and Country Club, at 1725 Double Eagle Trail, is an 18 hole course open to the public according to a regional tourism listing read November 1, 2026. No distance is printed because the route table has no row for it. Other Naples neighborhoods are on the Naples communities index.

Fire, sheriff, water, sewer and trash

The 2026 tax roll lists North Collier Fire Control at 1.0000 mill for Bridgewater Bay's millage area, so North Collier Fire Control and Rescue District is the fire district on the bill. The Collier County Sheriff's Office serves unincorporated Collier County, where Bridgewater Bay sits. The POA's FAQ names Collier County Utilities for water and sewer, billed separately from the association, and sets trash pickup for Wednesday and Saturday, with recycling and yard waste on Wednesday.

Who governs Bridgewater Bay in Naples: the POA and its sub-associations?

Bridgewater Bay in Naples has one master association, the Bridgewater Bay Property Owner's Association, Inc., and eight sub-associations that the POA names on its public pages. A manager runs the master office, while the sub-associations hold the Bay and plat documents. This section shows who covers which homes, checked November 1, 2026.

The master association

Bridgewater Bay's master association is the Bridgewater Bay Property Owner's Association, Inc. (the POA), which serves all 524 homes. Its website gives the address 3070 Bridgewater Bay Boulevard, Naples, FL 34109, describes 524 residences on 131 acres with 12 lakes, and posts the governing documents (association website, checked November 1, 2026). State records, as carried, show the master association filed March 3, 2000, with amended and restated articles filed May 2, 2025.

Castle Group manages

The association's website names Castle Group as the community's manager, with its office at the clubhouse, 3070 Bridgewater Bay Boulevard (checked November 1, 2026).

The POA's contact page shows the management office open Monday to Friday, 9 AM to 5 PM; its phone numbers are on the POA site. Estoppel and resale document orders run through the manager's website, covered under "What does a buyer pay once at purchase in Bridgewater Bay, Naples?"

The eight sub-associations as the POA lists them

The association's Sales and Leasing page names eight sub-associations, Boca Bay, Caneel Bay, Mango Bay, Coral Bay I, II and III, Carriage Homes and Garden Homes; its Carriage Homes document page lists Turtle Bay and Coconut Bay, state condominium records, as carried, place Rum Bay and Treasure Bay under Garden Homes, and the public pages do not say which homes Boca Bay and Caneel Bay cover.

Coral Bay has three condominium associations and Mango Bay one for both phases, as carried. The Coconut Bay I and II associations went inactive by merger in 2007, as carried; the POA files the Coconut Bay documents under Carriage Homes, and this page names no merger partner. The house plats are covered under "What are the single-family houses in Bridgewater Bay, Naples?"

The POA's pages confirm both names and post documents for each: Boca Bay an FAQ, by-laws, articles and a declaration; Caneel Bay an FAQ, declaration, articles, by-laws, plats and an amendment. We print no Caneel Bay document dates because the number strings in its titles read two ways.

The architectural review page sets one roofing requirement for "Caneel Bay and Boca Bay" together. Which homes those two associations cover is not published, so read their declarations before assuming a street, and ask our agents to request them.

Governing documents and their dates

The table lists documents by title and any date in the title, as the POA's pages showed them on November 1, 2026. We read titles only.

What rules apply when you buy or lease in Bridgewater Bay, Naples?

Bridgewater Bay in Naples requires two approvals for a sale and one for a lease, according to the POA's Sales and Leasing page. Pets, vehicles, exterior work and rentals each carry a separate rule, set at different levels. This section names the publisher of each rule and what the public pages leave to the documents.

Sale approval: two boards

The association's Sales and Leasing page says every sale needs approval from both the master association and the sub-association, every lease needs the sub-association's approval, and applications are due at least 20 days before the intended move-in date (checked November 1, 2026).

A Bridgewater Bay sale application asks for identification for each person who will occupy the home, with identification numbers, the executed purchase agreement, vehicle registration, two references and pet registration if applicable. Screening runs through a third-party vendor.

Lease approval and the 20-day lead time

A Bridgewater Bay lease needs the sub-association's approval only, and the application is due at least 20 days before move-in. It lists identification for each occupant, the executed lease or renewal, vehicle registration and two references.

The minimum lease term and the number of leases a year are not published on the public pages; they sit in each sub-association's rules. The lead time rules out a short-notice rental, so confirm the Bay's rule before planning any lease.

Pets

The only pet statement on the POA's public pages sits in the lease application list: "Pets are not allowed." A sale application has a pet registration step if applicable, but the owner limit is not published.

Owner limits sit in each sub-association's rules. The titles to request are the Carriage Homes rules adopted December 3, 2024, the Garden Homes rules adopted January 15, 2026, the Mango Bay rules adopted January 16, 2026, the Coral Bay III condominium rules and the master Rules and Regulations "Dec2025 As Amended."

Vehicles, fobs and the callbox

The Bridgewater Bay Property Owner's Association describes Bridgewater Bay as a gated community and posts a callbox guide and a community app flyer for visitor entry (association website, checked November 1, 2026).

Vehicle registration is part of every sale and lease application, and the master documents include a fob and barcode policy by title. Entrance count and location, parking limits and guest procedures are absent from the public pages, and the gatehouse is not described, so ask the manager how deliveries and contractors enter.

Architectural review

Exterior and interior changes in Bridgewater Bay go through review. The management office receives the packet, the sub-association reviews it, and the Bridgewater Bay review committee gives final approval; no time frame is printed. The packet holds the application, a site or floor plan, contractor plans, permit proof, the contractor's license and an insurance certificate naming the POA.

The flooring rule is explained under "How old are Bridgewater Bay homes in Naples, and what should a buyer check on a 2001 to 2006 building?"

Short-term rentals and Collier registration

Collier County Ordinance 2021-45, effective January 3, 2022, registers short-term vacation rentals in unincorporated Collier County, which includes Bridgewater Bay (county registration page, as carried). The county rule is an outer limit, not a permission.

Each sub-association's lease rule decides first, and the 20-day application lead time applies on top.

Who sets which rule

Four layers write the rules a Bridgewater Bay owner follows, and they stack: a county registration does not replace an association approval, and an association rule does not replace a Florida statute.

Layer What it sets Where to read it
Master POA Community rules, architectural review, fobs and callbox, the master approval POA website pages and master documents
Sub-association (Bay or plat) Its own approval, lease terms, pets, local rules The Bay's declaration and rules
Collier County Short-term vacation rental registration, taxes, zoning County registration page and the property appraiser's roll
State of Florida Disclosures, estoppel caps, cancel rights, reserves Florida Statutes, under the law heading below

What does a buyer pay each year in Bridgewater Bay, Naples?

A buyer in Bridgewater Bay, Naples pays a master association assessment and a Bay or plat assessment, but no association publishes a dollar amount on its public pages, so no association figure prints here. The association says its fees cover management, common areas and cable. The MLS fee fields appear in one labelled table below.

What the association says the fees cover

Neither the master association nor any sub-association publishes a dollar assessment on its public pages (checked November 1, 2026); the association's FAQ says the fees cover property management, common area maintenance and cable.

The FAQ adds that the association holds a bulk internet contract and that owners may use another internet, phone or cable provider. The scope for exteriors, roofs, lawns and reserves is not stated for any Bay, so read the Bay's declaration and estoppel.

Why no association dollar figure prints

A fee prints on this page only when an association or a recorded document publishes it, and no readable page carries an amount for the master association, Carriage Homes, Garden Homes, Coral Bay, Mango Bay, Boca Bay or Caneel Bay.

Listing sites and directories quote ranges that conflict on frequency, so we leave them out. The current amount for a home comes from the manager's resale package or an estoppel; an offer should wait for that number.

The MLS fee fields in one table

We tracked every fee field the October 29, 2026 export carries for the 41 Bridgewater Bay rows: the master HOA field, the condominium fee field, the HOA fee field, Total Annual Recurring Fees and the Mandatory Club Fee. These are entries listing agents typed, not the associations' published rates; do not add them together.

Field (Southwest Florida MLS, as entered by listing agents, export of October 29, 2026) Rows filled Annualized median Range
Master HOA fee, annualized 39 $5,204 $4,680 to $5,320
Condominium fee, annualized 24 $4,920 $4,752 to $5,600
HOA fee, annualized 18 $4,920 $1,752 to $5,736
Total Annual Recurring Fees 41 $10,152 $4,680 to $10,920
Mandatory Club Fee $0.00 entered on all 41 rows none none
Raw master HOA entries $1,330 Quarterly on 19 rows; $1,188 Quarterly on 12 rows

By Bay or plat, the same export's entries read as follows, with the filled count first in each cell.

Row Rows Condominium fee HOA fee Master HOA
Unit 1 (Sundance Circle) 2 0, none 2, $3,216 1, $4,680
Unit 2 (Sandpiper Way) 2 0, none 2, $1,760 2, $5,196

Rum Bay I to III 5 5, $4,920 0, none 5, $5,320
Treasure Bay I and II 9 7, $4,920 2, $4,920 9, $5,320

Reading a master plus Bay assessment

A condominium in Bridgewater Bay sits under the master association and its Bay association, so a buyer meets at least two assessments. The export's master HOA field, condominium fee field and HOA fee field are different entries, filled differently from row to row.

Ask the manager for each association's current budget, whether any special assessment is pending and what the assessment covers for the exact home.

Utilities billed separately

Water and sewer come from Collier County Utilities, per the POA's FAQ, and are billed separately from association assessments. The same FAQ lists trash pickup on Wednesday and Saturday, with recycling and yard waste on Wednesday.

The bulk internet contract is part of what the fees cover.

Insurance inside a condominium assessment

A condominium assessment in Bridgewater Bay may include the Bay association's building insurance. Which Bay buys which coverage, the carrier and any wind deductible are not stated on the public pages; the POA's site does carry a Certificate of Insurance Request page.

Ask the Bay association for its insurance summary. The walls-in split is explained under "Is Bridgewater Bay in Naples in a flood zone, and how do storms and insurance work?"

What does a buyer pay once at purchase in Bridgewater Bay, Naples?

A buyer in Bridgewater Bay, Naples can face an estoppel certificate, a possible transfer fee, a working fund contribution and ordinary closing costs. Florida caps the estoppel and caps a condominium transfer fee at $150 per applicant; the working fund and each Bay's fees stay in the documents, and most one-time amounts are not published.

Estoppel certificates

Under s. 718.116 and s. 720.30851 an estoppel certificate costs no more than $250 when nothing is owed, plus $100 for delivery within 3 business days, plus as much as $150 more when the account is delinquent.

Those are statutory maximums, not the Bridgewater Bay price. The manager's website takes estoppel orders, and the POA pages carry no price, so ask for the amount when you order.

Transfer and application fees

Under s. 718.112(2)(k), a condominium association may charge a transfer fee only if it must approve the transfer and its documents provide for one, and a preset fee may not exceed $150 per applicant, adjusted every 5 years.

Whether any Bridgewater Bay Bay association charges one is not published. The Sales and Leasing page lists no dollar amount for an application.

Working fund contribution: not published

The master POA lists a 2023 Working Fund amendment among its documents, but no public page states an amount, and the amendment's text sits behind a document link we could not read.

Ask the manager in writing whether a working fund or capital contribution is due at closing, and how much, for the exact home. Information not available at time of publishing (checked 2026-11-01).

Resale documents through the manager

Castle Group's website takes estoppel requests and resale document orders, as the POA's Sales and Leasing page states. The resale package is where a buyer finds the Bay's budget, rules and any pending assessment.

Order it before the cancel window in the law section runs, and ask which documents the manager supplies and which the Bay association supplies.

Closing costs in words

Closing costs in Bridgewater Bay look like closing costs elsewhere in Collier County: lender charges, title and settlement charges, recording charges and prorations of taxes and association assessments. We print no dollar figure because none is published for this community.

What are property taxes on a home in Bridgewater Bay, Naples?

Property taxes in Bridgewater Bay, Naples come from one millage area, with no municipal levy and no CDD, plus one non-ad valorem charge on every home. The county roll sets each bill from the home's taxable value. This section shows the ten authority lines, median bills by Bay and plat, and homestead.

The millage rate and its ten lines

Every Bridgewater Bay home sits in Collier County millage area 47, unincorporated, at 9.3696 mills for 2026, with no municipal levy and no CDD on the 2026 roll, and each home's 2026 bill carries $269.77 in non-ad valorem charges.

Median 2026 bills by Bay and plat

On the 2026 certified county roll (bundle of October 27, 2026), all 524 Bridgewater Bay homes sit at a $3,284.66 median total tax, the 108 houses at a $4,433.55 median and the 416 condominiums at a $3,017.89 median. By row:

Row Homes Median 2026 total tax
Unit 1 (Sundance Circle) 66 $4,180.07
Unit 2 (Sandpiper Way) 42 $4,916.73
Coconut Bay I and II 96 $3,508.00
Turtle Bay I to III 64 $3,284.66
Coral Bay I to III 72 $4,535.24
Mango Bay I and II 40 $3,802.45
Rum Bay I to III 72 $2,725.66
Treasure Bay I and II 72 $2,725.66

Homestead and the additional exemption

Under s. 196.031, a permanent residence qualifies for an exemption of up to $25,000 of assessed value, and the Florida Department of Revenue's 2026 additional exemption has a maximum of $26,411 on non-school levies. On a Bridgewater Bay bill the $25,000 on all levies saves $234.24, and the additional exemption saves $137.93, or $372.17 together.

The 2026 roll shows a homestead exemption on 231 of Bridgewater Bay's 524 homes, 71 houses and 160 condominiums. That is a tax count only.

Save Our Homes after a purchase

The 2026 Save Our Homes cap of 2.7 percent (Florida Department of Revenue) limits how fast a homesteaded assessed value can grow. A sale resets assessed value to just value the next January 1 (s. 193.155), so a buyer's first bill can differ from the seller's.

That reset is why the worked examples below use the price as taxable value.

Non-ad valorem charges and no CDD

The county roll carries $269.77 in non-ad valorem charges on all 524 Bridgewater Bay homes, houses and condominiums alike. The roll carries the total only; the tax bill names the lines.

Bridgewater Bay has no CDD on the 2026 roll, so no community development district assessment appears among its taxing authorities.

Reading the bill

A Bridgewater Bay tax bill multiplies taxable value by the mills for each authority, then adds the non-ad valorem charges. Taxable value is assessed value less exemptions, so two homes at one price can carry different bills.

Compare the roll's ten lines with the bill, ask the seller for the latest one, and read it beside the details on current listings.

What do worked cost examples show for a Bridgewater Bay home in Naples?

Worked examples for a Bridgewater Bay home in Naples take a price, apply the county's mills and the non-ad valorem charge, and show the result with and without homestead. They are an illustration, not a bill. The prices come from the county and MLS medians printed earlier on this page.

How the examples are built

Each row multiplies the price by the millage for the ad valorem figure, adds $269.77 in non-ad valorem charges, and then subtracts $372.17 for homestead. An illustration, not a bill: assumes taxable value equals the price; the Collier County Property Appraiser sets the real value. Per $100,000 of taxable value, the 9.3696 mills come to $936.96.

Price used and its set Ad valorem With the non-ad valorem charge Same, with homestead
$427,500 (county 12-month median, 31 condominium deeds) $4,005.50 $4,275.27 $3,903.10
$310,000 (Treasure Bay county 12-month median, 9 deeds) $2,904.58 $3,174.35 $2,802.18
$450,000 (Coconut Bay county 12-month median, 8 deeds) $4,216.32 $4,486.09 $4,113.92
$462,500 (Turtle Bay county 12-month median, 6 deeds) $4,333.44 $4,603.21 $4,231.04
$730,000 (county 60-month house median, 21 deeds) $6,839.81 $7,109.58 $6,737.41
$418,750 (MLS sold condominium median, export of October 29, 2026) $3,923.52 $4,193.29 $3,821.12

Association line in every row: master and Bay assessments are not published by the associations; the October 29, 2026 export's master HOA field median is in the MLS fee table earlier on this page. We add no association figure to any row.

A $427,500 condominium

The county recorded 31 qualified condominium deeds in the 12 months to August 31, 2026, so a $427,500 price stands in for a typical Bridgewater Bay condominium deed. The ad valorem figure is $4,005.50, and the bill with the non-ad valorem charge is $4,275.27, or $3,903.10 with homestead.

A $310,000 Treasure Bay condominium

At a $310,000 median, the county's Treasure Bay deeds (9 in the 12 months to August 31, 2026) give an ad valorem figure of $2,904.58 and a $3,174.35 bill with the non-ad valorem charge, or $2,802.18 with homestead. Treasure Bay I and II are two of the six Bridgewater Bay condominium Bays, so this row says nothing about the other four.

A $450,000 Coconut Bay or $462,500 Turtle Bay condominium

Coconut Bay's county deeds (8 in the same 12 months) sit at a $450,000 median, which gives $4,216.32 ad valorem and $4,486.09 with the charge, or $4,113.92 with homestead.

Turtle Bay's county deeds (6) sit at a $462,500 median, giving $4,333.44 ad valorem and $4,603.21 with the charge, or $4,231.04 with homestead. Both are county sets, not MLS sets.

A $730,000 house

Over the 60 months to August 31, 2026, the county recorded 21 Bridgewater Bay house deeds at a $730,000 median. At that price the ad valorem figure is $6,839.81 and the bill with the non-ad valorem charge is $7,109.58, or $6,737.41 with homestead. No house recorded a qualified sale in the 12 months to August 31, 2026, so this row uses the 60-month window.

What the examples leave out

The examples leave out association assessments, flood and wind insurance quotes, utilities, one-time costs, any exemption other than homestead and any change in assessed value or millage after 2026.

The real bill follows the roll's taxable value for the exact home. The same method works for any other Naples home with a price and a millage area.

Is Bridgewater Bay in Naples in a flood zone, and how do storms and insurance work?

Bridgewater Bay in Naples was checked at four sample addresses only, and the lender's flood determination on the exact address governs for any single home. This section covers the sample, map dates, flood quotes, storms at area scale and the condominium master policy. None of it is a quote or a claim.

The sample and what Zone X means

At four sample addresses on Sundance Circle, Sandpiper Way, Driftwood Way and Horizon Lane checked against the FEMA flood map on October 21, 2026, Bridgewater Bay sat in Zone X, area of minimal flood hazard, and evacuation Zone C, as carried; zones can differ from one address to the next.

Those are four addresses, not every home in the community, and the lender's flood determination on the exact address governs. Evacuation zones describe storm surge, not flood insurance, so the two letters answer different questions.

Map dates

The effective map for Bridgewater Bay is the 2012 countywide flood map, effective May 16, 2012, as carried. The county released a preliminary flood map on March 20, 2025 and reports a target effective date in summer 2027 (county news release, August 2026).

Whether any Bridgewater Bay address changes on the preliminary map is not published here. Information not available at time of publishing (checked 2026-11-01).

Flood determinations and elevation certificates

A lender orders a flood determination for the exact address, and that determination, not a community-wide sample, decides whether a mortgage requires flood coverage. Ask for it early.

An elevation certificate is optional under Risk Rating 2.0, and a condominium unit usually relies on the building's certificate. Ask the seller for any certificate on file.

Storm history at area scale

Hurricane Irma in September 2017 and Hurricane Ian in September 2022 both affected North Naples, and the National Weather Service Irma summary and the National Hurricane Center Ian report describe the area, not this community.

No source we checked names Bridgewater Bay, and no community-specific damage report was found in the sources checked.

NFIP and private flood quotes

Flood coverage in Zone X is optional under federal rules and is priced on the building's own features under Risk Rating 2.0. Get a written NFIP quote and a private quote for the exact address before the contract deadline.

Wind and flood are separate policies, and a waiting period usually applies before a new flood policy takes effect, so the lender's flood determination on the exact address governs how early to ask.

The condominium master policy and HO-6

For a Bridgewater Bay condominium, the association insures the building as originally installed, and the owner's HO-6 policy covers interior finishes, fixtures and contents, the walls-in split. Which Bay association buys which coverage is not stated on the public pages.

Compare the Bay association's insurance summary with an HO-6 quote, and contact us if you want help lining up the documents.

Citizens and the 2026 market, as reported

Press coverage reports that Citizens filed decreases for 2026 and that private carriers also filed decreases (Florida news outlets, listed in the sources). We print no premium, percent or policy count for Bridgewater Bay because none is published for it.

A quote depends on the building's features, location and claims history. Citizens publishes its own flood requirements, so ask an agent which apply.

What does Florida law require when you buy in Bridgewater Bay, Naples?

Florida law gives a buyer in Bridgewater Bay, Naples a cancel window, disclosures and, for condominium buildings of three habitable stories or higher, reserve and milestone rules. Story counts per Bay are not published. This is not legal advice; ask a Florida real estate attorney how each rule applies to your contract.

Rule What it says Applies to
s. 718.503(2) Cancel by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the documents The 416 condominium resales
s. 720.401 Disclosure summary; a cancel right if it was not given before signing The 108 houses
s. 718.112(2)(g) Structural integrity reserve study Qualifying condominium buildings
s. 553.899 Milestone inspection Qualifying condominium buildings
s. 718.116 New owner jointly liable for unpaid assessments up to transfer Condominium homes
s. 689.302 Seller flood disclosure Sales of residential property

The 7-day condominium resale window

Under s. 718.503(2), a Bridgewater Bay condominium contract must carry either an acknowledgment that the buyer received the association documents more than 7 such days before signing, or a clause letting the buyer cancel by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receipt.

All 416 condominium homes are resales today. The longer clause in s. 718.503(1)(a) is the developer-sale legend and does not govern them. Ask your attorney how dates count.

s. 720.401 for the houses

The 108 Bridgewater Bay houses sit outside Chapter 718. Under s. 720.401, a buyer who did not receive the disclosure summary before signing may cancel within 3 days after receiving it (as carried).

The public pages do not say which association governs each house, so ask for the summary and the declaration at the start.

Structural integrity reserve studies

Under s. 718.112(2)(g), as read on November 1, 2026, an owner-controlled condominium association that existed on July 1, 2022 must have a structural integrity reserve study for each building of three habitable stories or higher, with an outer completion date of December 31, 2026.

Story counts per Bay are not published, so ask each Bay association whether its buildings are in scope and for the study or the conspicuous statement that it is not complete.

Milestone inspections

Under s. 553.899, a condominium building of three habitable stories or higher needs a milestone inspection by December 31 of the year it reaches 30 years from its certificate of occupancy, then every 10 years; the local agency may require 25 years near salt water.

The certificate of occupancy date controls, not the roll's year built, so we print no inspection year for any Bay.

Unpaid assessments and estoppel

Under s. 718.116, a new condominium owner is jointly liable with the previous owner for unpaid assessments up to transfer. The estoppel certificate shows what is owed, which is why its price and timing matter.

The caps are under "What does a buyer pay once at purchase in Bridgewater Bay, Naples?" Order it early.

Seller disclosures

Under s. 689.302 a seller makes a flood disclosure, and the seller's tax-bill disclosure under s. 689.261 starts February 1, 2027, as carried.

Read both forms with the lender's determination. Law changes; confirm each rule with a Florida real estate attorney, because this page is not legal advice.

How do Bridgewater Bay home prices in Naples compare with nearby communities without golf?

Bridgewater Bay in Naples can be set beside six nearby communities without golf using the same county roll and the same 12 months of recorded deeds. The tables list homes, county deeds and millage side by side and draw no ranking, no verdict and no distance.

The peer table

Every cell counts qualified improved deeds for homes with a residence row, from the county's October 27, 2026 bundle; nothing here comes from the MLS. The last column shows the 12 months to August 31, 2025, for reference.

Houses with houses

Island Walk at a $520,000 median and Saturnia Lakes at an $815,000 median are all houses. Bridgewater Bay recorded no house deed in this window; "What are the single-family houses in Bridgewater Bay, Naples?" holds its house deeds.

Which names get confused with Bridgewater Bay in Naples?

Bridgewater Bay in Naples shares its name with places elsewhere in Florida and its Bay names with listings in other Naples communities, so a search on the name alone can return the wrong place. The table sorts each look-alike from the homes counted on this page.

Name What it is Telling it apart
The Bridgewater A 47-unit condominium in Bonita Springs Not Naples; never counted
Bridgewater, Jupiter A community on Florida's east coast Not Naples; never counted
Falling Waters A separate Naples community Peer table only
Pelican Marsh A separate Naples community No figures here
Coconut Bay, Mango Bay, Rum Bay, Turtle Bay Bay names that recur in other Naples listings Read the full name with Bridgewater Bay
Oak Grove The planned unit development Bridgewater Bay sits inside A zoning name, not a neighborhood

A similarly named condominium in Bonita Springs

That 47-unit condominium is in Bonita Springs, a different city with its own record. None of its deeds, taxes or association rules belong to Bridgewater Bay in Naples, and none are counted here.

A Bridgewater on the east coast

The POA's and the Bay's declaration The association Use limits and approvals

Pick the Bay or plat first

Two streets hold two Bays each, so a street address alone does not tell you the Bay. "What are the condominiums in Bridgewater Bay, Naples, Bay by Bay?" sets out each Bay.

Ask for the resale package and estoppel

Order both through the manager's website early. The estoppel states what is owed; the association's own charge for it is not published.

Two approvals and a 20-day lead time

A sale needs the master association and the sub-association; start both applications before the contract deadline.

Inspections and insurance quotes before the deadline

Book the roof, wind mitigation and four-point inspections inside the cancellation window, and get flood and condominium owner's quotes in writing.

Flood determination for the exact address

Ask the lender to run the flood determination for the exact address and read the seller's flood disclosure; sample zones do not transfer between addresses.

Closing and the homestead filing

Homestead is filed with the Collier County Property Appraiser after closing, if the home qualifies. "What are property taxes on a home in Bridgewater Bay, Naples?" lists the exemption amounts.
