Marco Shores county and MLS figures by group
Three groups lead every price on this page: Tropic Schooner, 240 units built in 1983; Mainsail I to IV, 184 units built 1990 to 1991; and Fairways I and II at Marco Shores, 130 units built 1994 to 1999. The table gives each group its own row in each window, with the county rows first and the MLS rows after them.

Take the first Tropic Schooner row as the model for reading the rest. County deeds show 12 Tropic Schooner sales from September 2025 through August 2026 at a median of $252,000, from $215,000 to $314,000. The source cell names the record, the window cell names the twelve months, and the price cell gives the median first and then the lowest and highest deed in that span.
The MLS line for the same building is a separate record, read on its own. The October 29, 2026 MLS export held 11 Tropic Schooner closings at a median of $239,000, plus 5 Active rows at a median list of $284,900 and 2 Pending. Those MLS closed prices for Tropic Schooner run from $215,000 to $293,000 in that export.
Three groups, one product
Every unit is a resale condominium unit, and county deeds show 0 builder-direct sales in each window on this page. This page counts only condominium units, so the only split that matters is the group. Each group was built in its own stretch of years, and each carries its own unit sizes on the roll. Blending them into one street figure would mix a 1983 building with buildings finished at the end of the 1990s. For that reason the text never quotes a median for the whole street; the one all-unit row lives in the table above, beside the three group rows it sums.
Where these numbers come from
We tracked the county's qualified deeds for the 554 units across the seven county condominium records, group by group, in three windows from September 2021 through August 2026. A qualified deed is one the county treats as an arm's length sale, so transfers between relatives, corrective deeds and similar filings drop out before any count is made.
We tracked the 47 MLS rows filed under the Development name MARCO SHORES in the October 29, 2026 export and assigned each row to its condominium by street number on the county roll. The MLS rows give a second view of closed prices and the only view of what is listed or under contract. The two records are never added together on this page, and no sentence here mixes a county figure with an MLS figure.
What this page leaves out
These counts leave out the ten Marco Shores Unit 1 parcels, the golf course plat, the Fairways II plat tract, Sea Winds of Marco (96 units, ZIP 34145) and Borghese at Hammock Bay (75 units). Those parcels either are not condominium units on Mainsail Drive or belong to separate communities with their own records. A buyer who sees one of those names on a listing is looking at something outside these seven condominiums, and the figures on this page do not describe it.
Can you buy a Marco Shores condo in Naples today?
Yes. Units change hands on Mainsail Drive every year, and the MLS export dated October 29, 2026 carried Active and Pending rows in all three groups. Every unit offered is a resale. The live search below runs on the Development name the MLS uses, and the current list is always the one to trust.
What the October 29, 2026 export held
That MLS export held 6 Mainsail I to IV closings at a median of $257,500, plus 8 Active rows at a median list of $279,950 and 0 Pending. The same MLS export held 10 Fairways I and II closings at a median of $263,750, plus 3 Active rows at a median list of $269,000 and 2 Pending. Read with the Tropic Schooner line above, the export shows offers in every group on the day it was pulled.
An export is a snapshot. A row marked Active on October 29 may have gone under contract, closed or come off the market since then, and new rows will have appeared.

One Development name in the MLS
The MLS files all three groups under the one Development name MARCO SHORES, so that single label drives the live search on this page. The search cannot split Tropic Schooner from Mainsail I to IV or from Fairways I and II on its own. Open any listing and check its street number and its condominium name before you compare it with the group figures in the tables. A unit at a Tropic Schooner address should be read against the Tropic Schooner rows, not against the street as a whole.
Before you book a showing
A short list saves time on Mainsail Drive. First, note which of the seven condominiums the unit sits in, since rules, budgets and unit sizes differ from one to the next. Second, ask the listing agent for the association documents early, as Florida resale law gives the buyer a review window tied to those papers. Third, check the listing date and the price history in the MLS, not only the asking price. Our Naples agents can pull the full MLS record for any unit and set the showing.
Where is Marco Shores in Naples, FL 34114?
Marco Shores sits on the mainland in southern Collier County, along Mainsail Drive, a street that branches east off Collier Boulevard a short way north of the Jolley Bridge. It carries a Naples address and the 34114 ZIP code, and it lies outside any city limits, under county government.
Mainsail Drive off Collier Boulevard
Every one of the seven condominiums faces Mainsail Drive. The street begins at Collier Boulevard, the county road that runs south from the Naples area toward the bridge, and the buildings line it from there. That makes the street address the simplest way to place a unit: the number on the deed or the listing tells you which condominium it belongs to, and the condominium tells you which group's figures apply.
Unincorporated Collier County
Mainsail Drive is under Collier County government, not a city government. The county sets the zoning, issues the permits and runs the roads here, and the county property appraiser keeps the roll that this page counts. A Naples address reflects the postal route, not a city boundary. Those services and the county fire district are covered later on this page.
The mainland end of the Jolley Bridge
Marco Shores is often confused with the island across the bridge, but the two are separate places. Mainsail Drive stays on the mainland side of the Jolley Bridge, and nothing on the island is counted here. The neighbors on this side of the bridge are a small county-owned airport and a resort operation that runs courses nearby; both are run apart from the condominium associations. Road distances to the airport, the beaches across the bridge and the larger Naples destinations appear in a route table further down the page.
Seven records on one street
The county keeps Marco Shores as seven separate condominium records: Tropic Schooner; Mainsail I, Mainsail II, Mainsail III and Mainsail IV; and Fairways I at Marco Shores and Fairways II at Marco Shores. Each record has its own declaration, its own association and its own run of street numbers. This page folds the four Mainsail records into one group and the two Fairways records into another, and it keeps Tropic Schooner on its own. The per-condominium table below shows how the deeds fall when the seven are pulled apart again.
What have Marco Shores condos sold for in county deeds?
In county deeds from September 2025 through August 2026, the median sale was $252,000 for Tropic Schooner, with deeds from $215,000 to $314,000. The Mainsail I to IV and Fairways I and II groups each show their own median in the sections below, with the range beside every figure and no blended street median.
Tropic Schooner in county deeds
Tropic Schooner is the oldest and largest of the three groups, with every unit on the roll dated 1983. In the prior window, from September 2024 through August 2025, county deeds show 10 Tropic Schooner sales at a median of $262,500, from $225,000 to $300,000. Over the full sixty months from September 2021 through August 2026, county deeds show 57 Tropic Schooner sales at a median of $270,000, ranging from $200,000 to $339,000. Every Tropic Schooner unit carries the same county roll area, so the spread in its deed prices comes from condition, floor, position and timing rather than from size.
Mainsail I to IV in county deeds
County deeds show 5 Mainsail I to IV sales from September 2025 through August 2026 at a median of $265,000, from $220,000 to $297,500. In the prior window, September 2024 through August 2025, county deeds show 11 Mainsail I to IV sales at a median of $295,000, from $260,000 to $300,000. The four Mainsail records were built in 1990 and 1991, and three of them share one county roll area on every unit, so the group reads as a close set. Five deeds in a year is a thin count, and the condominium table below shows how those five split.
Fairways I and II in county deeds
County deeds show 11 Fairways I and II sales from September 2025 through August 2026 at a median of $265,000, from $240,000 to $365,000. For September 2024 through August 2025, county deeds show 9 Fairways I and II sales at a median of $355,000, from $280,000 to $380,000. The Fairways buildings are the youngest on the street, with roll years from 1994 to 1999, and they hold the larger floor plans, offered in three sizes. That mix of plans widens the price range more than in the other two groups.
Sixty months of county deeds
Over the 60 months from September 2021 through August 2026, county deeds show 57 Tropic Schooner sales at a median of $270,000, 39 Mainsail I to IV sales at a median of $299,000 and 41 Fairways I and II sales at a median of $355,000. Across those sixty months of county deeds, Mainsail I to IV sales ran from $220,000 to $425,000 and Fairways I and II sales ran from $240,000 to $450,000.
From September 2024 through August 2025, county deeds show 10 Tropic Schooner sales at a median of $262,500, 11 Mainsail I to IV sales at a median of $295,000 and 9 Fairways I and II sales at a median of $355,000. These are small counts in three groups of different ages and sizes, so this page reads no market direction from them.
Resales in every window
Every deed counted in all three windows is a resale between owners. Across all Marco Shores condominium units the county count for September 2025 through August 2026 is 28 sales, 12 in Tropic Schooner, 5 in Mainsail I to IV and 11 in Fairways I and II, from $215,000 to $365,000. The condominiums have been finished for decades, so a buyer here is always buying from a current owner, and the condition of the unit and its systems and the state of the association matter more than any developer schedule would.
How do county deeds split across the seven condominiums?
Split by condominium, the county deeds thin out fast. Tropic Schooner and the two Fairways records carry enough sales for a median in the latest twelve months, but none of the four Mainsail records does. Those Mainsail rows print each sale price or the words no sale, never a median.
County deeds by condominium
The table lists each of the seven county records with its group, its units on the roll and its deeds in the three windows.
| County condominium | Group | Units on the roll | September 2025 through August 2026 | September 2024 through August 2025 | September 2021 through August 2026 |
|---|---|---|---|---|---|
| Tropic Schooner | Tropic Schooner | 240 | 12, median $252,000, $215,000 to $314,000 | 10, median $262,500, $225,000 to $300,000 | 57, median $270,000, $200,000 to $339,000 |
| Mainsail I | Mainsail I to IV | 52 | 2, $250,000 and $297,500 | 1 at $299,000 | 10, median $313,750, $250,000 to $355,000 |
| Mainsail II | Mainsail I to IV | 32 | 2, $265,000 and $280,000 | no sale | 6, median $314,500, $265,000 to $425,000 |
| Mainsail III | Mainsail I to IV | 60 | 1 at $220,000 | 4, median $273,500, $260,000 to $280,000 | 11, median $280,000, $220,000 to $390,000 |
| Mainsail IV | Mainsail I to IV | 40 | no sale | 6, median $298,000, $278,500 to $300,000 | 12, median $299,000, $278,500 to $341,000 |
| Fairways I at Marco Shores | Fairways I and II | 50 | 6, median $265,000, $240,000 to $285,000 | 5, median $355,000, $280,000 to $379,000 | 20, median $337,450, $240,000 to $450,000 |
| Fairways II at Marco Shores | Fairways I and II | 80 | 5, median $282,000, $245,000 to $365,000 | 4, median $337,500, $299,000 to $380,000 | 21, median $365,000, $245,000 to $421,000 |
In the latest twelve months the two Fairways records each carry a county median of their own. County deeds for Fairways II at Marco Shores from September 2025 through August 2026 show 5 sales at a median of $282,000.
Why thin rows print prices
A condominium with fewer than three county sales in a window shows its count and each price, or no sale, and never a median. Mainsail II shows how that works. From September 2025 through August 2026, county deeds record 2 Mainsail II sales, one at $265,000 and one at $280,000. With only two deeds, any middle point would just be the halfway mark between two prices. So the cell prints the count and both prices and stops there. A reader who wants a wider view of Mainsail II can step across to the 60 months column, where 6 county deeds give a median of $314,500 with a range from $265,000 to $425,000.
Condominiums with no median in a window
Six cells in the table carry no median. In the September 2025 through August 2026 window, Mainsail I has 2 county sales at $250,000 and $297,500, Mainsail II has 2, Mainsail III has 1 at $220,000, and Mainsail IV has no sale. In the September 2024 through August 2025 window, Mainsail I has 1 county sale at $299,000 and Mainsail II has no sale. A no sale cell means the county recorded no qualified deed in that record for those twelve months. It does not mean the units were empty or that none were offered; listings can sit without closing, and some transfers are not qualified sales.
The all-unit row in the headline table
The headline table carries one row for all Marco Shores condominium units in the latest county window. It is there so the four rows for that window can be checked against each other: the three group counts add up to the street count, and the street range runs from the lowest group deed to the highest. It is not a price to quote for a unit. A Tropic Schooner unit and a Fairways II unit differ in year built, size and association, and a single street figure would hide both differences. Quote the group row, or the condominium row when it has enough deeds.
What does the MLS show for Marco Shores condos?
The MLS export dated October 29, 2026 carried 47 rows under one Development name, covering closings, Active listings and Pending sales in all three groups. Split by condominium, Tropic Schooner and both Fairways records carry an MLS closing median, while each Mainsail record shows only a count of its closings.
MLS closings and listings by condominium, October 29, 2026 export
The table below shows the MLS rows after each one was matched to its condominium. Medians print only where a record has enough closings; the Mainsail rows show closings as counts and list prices as a middle figure.
| MLS condominium name | MLS closings | MLS closing prices | MLS Active | MLS Active list prices | MLS Pending |
|---|---|---|---|---|---|
| MLS Tropic Schooner | 11 | median $239,000 | 5 | median list $284,900 | 2 |
| MLS Mainsail I | 2 | 2 closings, count only | 2 | middle list $249,950 | 0 |
| MLS Mainsail II | 2 | 2 closings, count only | 1 | middle list $259,900 | 0 |
| MLS Mainsail III | 1 | 1 closing, count only | 2 | middle list $279,950 | 0 |
| MLS Mainsail IV | 1 | 1 closing, count only | 3 | middle list $295,000 | 0 |
| MLS Fairways I at Marco Shores | 5 | median $265,000 | 0 | none | 1 |
| MLS Fairways II at Marco Shores | 5 | median $255,000 | 3 | median list $269,000 | 1 |
Assigning MLS rows by street number
Every one of the 47 rows arrives under the same Development name, so the label alone cannot tell a Mainsail unit from a Fairways unit. The county roll can. Each condominium holds its own street numbers on Mainsail Drive, and some of those runs sit close together: the Fairways II buildings and the Mainsail I and Mainsail II buildings share the 1300 block. Matching each MLS row to the street number on the roll puts it in the right condominium, and from there in the right group. The street number, not the label, is what places each row.
Reading list prices beside closings
A list price is what a seller asks; a closing price is what a buyer paid. The two sit in separate columns of the MLS table for that reason. In the October 29, 2026 MLS export, Tropic Schooner Active rows carried a median list of $284,900 against an MLS closing median of $239,000 for the same building, from closings between $215,000 and $293,000. Some Active rows will sell below their asking price, some will be cut, and some will be withdrawn. The closings show what has actually happened; the list prices show where current sellers have started.
Active and pending rows by group
Read by group, the October 29, 2026 MLS export shows Mainsail I to IV with the most Active rows and no Pending rows, while Tropic Schooner and Fairways I and II each show 2 Pending. Of the Fairways I and II rows, every Active row in the export sat in Fairways II at Marco Shores, and Fairways I at Marco Shores had none. Pending rows are deals under contract that have not closed; they can still fall through. Counts this small shift with a single new listing, so check the live search above for the current picture before you plan a visit.
Why can county and MLS records of one Marco Shores sale differ?
A single Mainsail Drive sale can appear in both the county deed record and the MLS, yet the two can show different dates, windows or groupings. The county records the deed when it is filed; the MLS records the closing an agent reports. This page keeps the two apart and labels each figure by its source.
Two windows, two sources
The county figures on this page run in fixed twelve month and sixty month windows that end in August 2026. The MLS figures come from one export dated October 29, 2026, and that export covers its own span of closings. A sale filed in early September 2026 would sit outside every county window here but could appear among the MLS closings. The reverse also happens: a deed in the county window may come from a sale that never ran through the MLS at all, such as an owner selling directly to a buyer. So the two sets of counts are not expected to match.
One sale, two records
Even when one sale appears in both places, the details can drift. The deed may record a slightly different price if personal property or credits were handled outside it. The MLS row may carry the condominium name the listing agent typed, while the county record uses the legal name on the declaration. None of this means either record is wrong. It is why no sentence on this page puts a county figure and an MLS figure side by side.
How far a few dozen deeds can carry
The three groups hold 554 units between them, and a year brings a few dozen county deeds across all of them. With counts that small, a single unusual sale, such as a fully renovated unit or a sale in poor condition, can move a group median noticeably. That is why this page gives the low and high deed beside every median, shows the sixty month window next to the twelve month ones, and never reads a direction into the change from one year to the next. Use the figures to see where deeds have landed, not to predict where the next one will.
Which record to ask about
For a unit you are weighing, ask for both. The county deed history shows every recorded transfer of that unit and the price on each qualified deed. The MLS history shows how the unit was marketed: list dates, price changes and the closing an agent reported. Our team can pull both for any Mainsail Drive address and set them out in one place. To start, contact Domain Realty Group with the street number and unit, or browse other Naples communities we cover for comparison.
What are the condominiums at Marco Shores?
Marco Shores is seven condominiums on one street, Mainsail Drive, in Naples 34114. The county roll sorts them into three groups: Tropic Schooner with 240 units, the four Mainsail condominiums with 184 units, and Fairways I and II at Marco Shores with 130 units. Each group differs in build year, layout and size.
The seven records sit side by side along Mainsail Drive, and every one of them is a condominium. None of the seven records holds a detached house, villa or townhome, so a buyer here is choosing between three groups of condominium buildings rather than between product types. The groups were put up in separate decades, they carry different unit sizes, and each condominium keeps its own association and its own documents. Reading the roll by condominium is the plainest way to see how the street fits together, and the table below is the base the rest of this part works from.
County roll by condominium
| County condominium | Group | Units | Year built | Address range | County roll area, sq ft |
|---|---|---|---|---|---|
| Tropic Schooner | Tropic Schooner | 240 | 1983 | 1500 to 1544 Mainsail Dr (23 street numbers) | 966 on every unit |
| Mainsail I | Mainsail I to IV | 52 | 1990 | 1345 to 1385 Mainsail Dr (5 street numbers) | 843 on every unit |
| Mainsail II | Mainsail I to IV | 32 | 1990 | 1315, 1325, 1335 Mainsail Dr | 813 on 31 units, 843 on 1 |
| Mainsail III | Mainsail I to IV | 60 | 1990 | 1155 to 1305 Mainsail Dr (6 street numbers) | 843 on every unit |
| Mainsail IV | Mainsail I to IV | 40 | 1990 to 1991 | 1015, 1025, 1035, 1045 Mainsail Dr | 843 on every unit |
| Fairways I at Marco Shores | Fairways I and II | 50 | 1994 to 1995 | 1000 to 1042 Mainsail Dr (8 street numbers) | 1,122, 1,276 or 1,411 |
| Fairways II at Marco Shores | Fairways I and II | 80 | 1996 to 1999 | 1308 to 1378 Mainsail Dr (9 street numbers) | 1,122, 1,276 or 1,411 |
Each row is one county condominium record from the 2026 roll. The Group column shows how this page bundles the records for prices, and the Address range column shows the street numbers each record covers. The street numbers of the three groups interleave along Mainsail Drive, so a building number alone will not always tell a reader which group a unit belongs to; the county roll does.
Tropic Schooner
Tropic Schooner is the oldest and the largest of the three groups: a single condominium record holding 240 units, dated 1983 on the roll. Its buildings carry street numbers from 1500 to 1544 Mainsail Dr, which the table counts as 23 separate street numbers. Every one of the 240 units has the same county roll area, 966 sq ft, so the condominium offers one floor plan size on paper. A shopper comparing two Tropic Schooner units is weighing condition, position and price, not a difference in recorded size.
Tropic Schooner, the 240 units at 1500 to 1544 Mainsail Drive, has its own page, Tropic Schooner condos for sale, with its county deeds by street number, the association's own list of shared spaces and the statutes for its 1983 buildings.
That uniform figure makes this condominium easy to read. One street number such as 1514 Mainsail Dr holds a set of units that all show 966 sq ft of county roll area, and the next building along shows the same.
Mainsail I to IV
The Mainsail group is four condominium records, Mainsail I, Mainsail II, Mainsail III and Mainsail IV, with 184 units between them. The roll dates Mainsail I, Mainsail II and Mainsail III to 1990 and Mainsail IV to 1990 to 1991. Mainsail I has 52 units at 1345 to 1385 Mainsail Dr; Mainsail II has 32 units at 1315, 1325 and 1335 Mainsail Dr; Mainsail III has 60 units across six street numbers; and Mainsail IV has 40 units at 1015, 1025, 1035 and 1045 Mainsail Dr.
Most Mainsail units show 843 sq ft of county roll area. Mainsail II is the one that differs: for that condominium alone, the middle value of county roll area is 813 sq ft, since 31 of its 32 units carry that figure and one carries 843 sq ft of county roll area. Price figures on this page roll the four records into one Mainsail I to IV group, but the records stay separate in the county files and in their associations.
Fairways I and II at Marco Shores
Fairways I and II at Marco Shores is the youngest group, two condominium records with 130 units in all. Fairways I at Marco Shores has 50 units at 1000 to 1042 Mainsail Dr, dated 1994 to 1995 on the roll. Fairways II at Marco Shores has 80 units at 1308 to 1378 Mainsail Dr, dated 1996 to 1999.
This is the one group with more than one unit size. For Fairways II at Marco Shores, county records list three roll areas: 1,122, 1,276 and 1,411 sq ft. Fairways I at Marco Shores shows the same three figures. A Fairways unit on the market may therefore sit at any of those three sizes, and the listing or the county record for that exact unit settles which one it is.
What listings say about shared facilities
The Tropic Schooner association publishes its own list on its website, read on November 6, 2026, and it goes further than any listing we read: two clay tennis courts, four clay pickleball courts, two pools, a renovated clubhouse, a car wash and three fountains. For the other groups we found no published list, so what follows comes from listing remarks read on November 5, 2026, and it differs by group. Listings for Mainsail III and Mainsail IV describe a pool, tennis and pickleball. Fairways listings describe a pool and carports, with one Fairways II listing naming an assigned carport space. For Mainsail I and Mainsail II, facilities are not published in the remarks we read.
Listing remarks are written by the selling agent and can be out of date. Treat each listing line above as what one listing said, and confirm the facilities, and who maintains them, in the condominium documents for the unit you are weighing.
How large are Marco Shores condos, and when were they built?
County records list unit sizes as roll area: 966 sq ft on every Tropic Schooner unit, 843 sq ft in Mainsail I to IV with 813 sq ft on 31 Mainsail II units, and 1,122, 1,276 or 1,411 sq ft in Fairways I and II, unless a figure is labelled MLS living area. Build years run 1983 to 1999.
Size and build year are the two facts that split the groups most clearly. They are also the two facts that the county and the MLS each record in their own way, so this section keeps the two sources apart and names which one a figure comes from.
County roll area by group
The county roll gives every unit one area figure, and inside each group those figures barely vary. Tropic Schooner is a single size. Mainsail I to IV is a single size apart from the 31 Mainsail II units at 813 sq ft of county roll area. Fairways I and II has three sizes, the largest of the three groups.
Put side by side, the groups line up by decade. The 1983 Tropic Schooner units sit between the two others in county roll area, the 1990 and 1991 Mainsail units are the smallest, and the Fairways units from the mid and late 1990s run largest. That order matters when reading prices in other parts of this page: a Fairways unit and a Mainsail unit are different products in size before they are different in anything else.
MLS living area beside the roll
MLS living area in the October 29, 2026 export matches the county roll area on 43 of 47 rows, and where the two differ the MLS or the unit's own records decide.
The rows that do not match are few, and they sit in two condominiums. Three Mainsail II rows show 843 sq ft of MLS living area where the county roll area for those units is 813 sq ft, and one Tropic Schooner row shows an MLS living area that differs from its county roll area. Neither source is wrong as such: the county measures for the roll, and a listing agent enters the MLS field from whatever the seller or the documents supply. When a buyer needs an exact figure, the condominium plans and the unit's own records are the better reference.
Bedrooms in listing remarks
The county roll used here does not give a bedroom count, so bedrooms come from listings. In the October 29, 2026 MLS export, Tropic Schooner listings describe 2 bed, 2 bath units, and Mainsail listings describe the same 2 bed, 2 bath layout. Fairways listings carry both 2 bed and 3 bed units, and one Fairways II at Marco Shores listing describes a 3 bed, 2 bath unit.
These are listing descriptions, not county facts. A unit may have been changed since it was built, and a listing may describe a den or a converted room in its own words. Ask for the floor plan from the condominium documents when the bedroom count matters to your search.
Year built from the roll
The 2026 roll dates Tropic Schooner to 1983, the four Mainsail condominiums to 1990 and 1991, Fairways I at Marco Shores to 1994 and 1995 and Fairways II at Marco Shores to 1996 through 1999.
Those dates are the roll's build years for each condominium record. Tropic Schooner went up first, in the early 1980s. The Mainsail buildings followed at the start of the 1990s, and the Fairways buildings came in stages through the rest of that decade. Every condominium building on Mainsail Drive predates 2000, a point that matters for roofs, windows, plumbing and the building code a structure was designed to; those are questions for the association records and an inspector, not for a county year field.
The MLS building band
The MLS lists every Marco Shores building as Low Rise (1 to 3 stories), and listing remarks describe two-story buildings.
That MLS field is a band chosen by the listing agent, not a measured count, and neither the county roll nor the MLS export gives a floor count for each building on Mainsail Drive. A buyer who needs to know how many floors a particular building has, or whether a unit is on an upper floor, should check the unit's listing photos, the condominium plans and the association records for that address.
How did Marco Shores begin?
Marco Shores began in 1970 as a lot-sales project on the mainland, and those lot sales stopped at the end of 1973. The condominiums that carry the name today came a decade later, starting with Tropic Schooner in 1983 and ending with Fairways II at Marco Shores in 1999.
The name is older than the buildings. It was first a sales name for land on the mainland side of the Jolley Bridge, and only later did it settle on the condominiums that line Mainsail Drive today. The account below keeps to what the sources show and says plainly where the record stops.
Lot sales on the mainland
As The Mackle Company's history recounts, Deltona released Unit 24, the first Marco Shores area on the mainland, for sale in May 1970 and pulled its unsold lots from the market at the end of 1973, before the 1976 federal permit decisions; the condominiums on Mainsail Drive came later, with roll years from 1983 to 1999.
The early story is a land story. That history is the source for the sequence: the first area offered, then the decision to stop selling unsold lots, then the federal permit decisions that reshaped what could be built in the wider area.
That source is a company history, written by people tied to the original developers, so it tells the story from their side. It is useful for dates and order, and this page leans on it for nothing else.
The joint planned unit development
In the county's zoning files, the Marco Shores land is planned together with Fiddler's Creek, a separate community to the north, under one planned unit development. That shared zoning is a planning fact, not a shared association, a shared address or a shared set of facilities.
The condominiums on Mainsail Drive have their own declarations and their own associations. An owner in Fiddler's Creek is not an owner at Marco Shores, and the reverse is not true either. A buyer who wants the zoning detail for a site near Mainsail Drive should ask Collier County planning staff for the current ordinance and its amendments.
Condominiums from the 1980s and 1990s
The condominiums came a decade after the lot sales stopped. Tropic Schooner was the first, in 1983. The four Mainsail condominiums followed in 1990 and 1991, and Fairways I at Marco Shores and Fairways II at Marco Shores were completed in stages from 1994 to 1999. By the end of the 1990s the street held the seven condominium records it holds now, and the roll shows no newer condominium added on Mainsail Drive since.
That makes this a settled street. Every sale on it is a resale of a unit that has had earlier owners, and the condition of a unit and its building depends on how each association and each owner has kept it.
What is not published
Several things a buyer might expect to find are not in the records we read. No source names the company that put up any of the seven condominiums. No public page gives a floor count for each building. None of the seven associations publishes its history, its original plans or a list of past work on a public page we could read.
Those gaps are not unusual for condominiums of this period, but they do mean the association is the place to ask. The declaration, the plans recorded with it, the board meeting records and the maintenance files are where the building history of a unit lives.
What is near Marco Shores, and how far by road?
Mainsail Drive at Collier Boulevard is about 0.8 free-flow route miles, or 0.77 walking miles, from the middle of Mainsail Drive. Marco Island Executive Airport also has a Mainsail Drive address; a county boat ramp and a paddle launch sit a short drive away, and the beaches, groceries and hospitals lie farther along Collier Boulevard.
Every distance in this section is a free-flow route figure from a central point on Mainsail Drive. Free-flow means no traffic and no signal delay, so real trips in season will run longer. Buildings at the east and west ends of the street sit a little nearer to or farther from each place than the central point does.
The route table
| Place | Free-flow route miles | Walking miles | Note |
|---|---|---|---|
| Mainsail Drive at Collier Boulevard (CR 951) | 0.8 | 0.77 | the street's west end |

| Collier Boulevard Boating Park | 2.0 | not measured | county boat ramp on Collier Boulevard |
| Isles of Capri Paddlecraft Park | 2.0 | not measured | paddle launch |
| Publix, North Collier Boulevard, Marco Island | 4.3 | not measured | grocery, by road name |
| Rookery Bay Environmental Learning Center | 5.0 | not measured | research reserve visitor center |
| The Rookery at Marco clubhouse | 5.2 | not measured | resort course, run separately |
| Tigertail Beach, Marco Island, by road | 5.9 | not measured | beach; route crosses the Jolley Bridge |
| South Marco Beach, Marco Island, by road | 8.0 | not measured | beach; route crosses the Jolley Bridge |
| Physicians Regional Medical Center, Collier Boulevard | 8.6 | not measured | hospital campus |
| I-75 on-ramp at Collier Boulevard | 12.3 | not measured | no exit number in the route evidence |
| Naples Airport (APF) | 13.5 | not measured | general aviation field |
| Fifth Avenue South, downtown Naples | 13.7 | not measured | downtown Naples street |
| NCH Baker Hospital, downtown Naples | 14.5 | not measured | hospital campus |
| Coastland Center | 15.5 | not measured | shopping centre |
| Southwest Florida International Airport (RSW) | 45.2 | not measured | regional airport |
Every trip in the table leaves by Mainsail Drive and turns onto Collier Boulevard.
Marco Island Executive Airport
Marco Island Executive Airport, owned by Collier County and run by the Collier County Airport Authority, has one runway of about 5,000 feet and is about 1.0 free-flow route miles, or 0.96 walking miles, from Mainsail Drive in the Domain Realty Group route table.
Despite its name, the airfield is on the mainland, on the same side of the Jolley Bridge as Mainsail Drive. It is a general aviation field with no airline service. Buyers who care about aircraft overhead should visit at different hours and ask the airport authority about flight paths; this page has no measured study to report.
Boat ramps and paddle launches
Collier Boulevard Boating Park, a county boat ramp on Collier Boulevard, is about 2.0 free-flow route miles from Mainsail Drive in the Domain Realty Group route table. Isles of Capri Paddlecraft Park, a paddle launch for kayaks and other craft without motors, is also about 2.0 free-flow route miles away.
Both are public county sites open to anyone, not facilities of any Marco Shores condominium. Launch fees, parking rules and hours are set by the county and the operators and can change, so check them before a first trip.
Beaches across the Jolley Bridge, by road
The beaches are on Marco Island, across the Jolley Bridge, and every beach trip from Mainsail Drive is by road. Tigertail Beach is about 5.9 free-flow route miles from Mainsail Drive by road, and the route crosses the Jolley Bridge on the way. South Marco Beach is about 8.0 free-flow route miles from Mainsail Drive, also by road over the bridge.
Guides report a daily parking rate at both beaches, or free parking with a Collier beach permit, and the rates change. A county beach parking permit is worth checking on if you plan to go often.
Groceries, hospitals and downtown Naples
Day-to-day errands also run south over the bridge or north along Collier Boulevard. The Publix on North Collier Boulevard, Marco Island, is about 4.3 free-flow route miles from Mainsail Drive. Physicians Regional Medical Center on Collier Boulevard is about 8.6 free-flow route miles away, and NCH Baker Hospital in downtown Naples is about 14.5 free-flow route miles away.
Downtown Naples is a longer trip. Fifth Avenue South is about 13.7 free-flow route miles from Mainsail Drive, and Coastland Center is about 15.5. Rookery Bay Environmental Learning Center, the visitor center for the research reserve, is about 5.0 free-flow route miles away.
Resort courses run separately
The Rookery at Marco and Hammock Bay Golf Club are run by Golf at JW Marriott Marco Island, whose site sells tee times, so golf is arranged with that resort operator, separate from the condominium associations.
Owning a unit on Mainsail Drive does not come with play on either course. Anyone who wants to play books tee times with the resort operator on its own terms, the same as any other golfer.
I-75 and the airports
The I-75 on-ramp at Collier Boulevard is about 12.3 free-flow route miles from Mainsail Drive, and the route evidence gives no exit number.
For flights, Naples Airport (APF), a general aviation field, is about 13.5 free-flow route miles away, and Southwest Florida International Airport (RSW), the regional airport with airline service, is about 45.2 free-flow route miles from Mainsail Drive. Most commercial travel from Marco Shores goes through RSW, by way of Collier Boulevard and I-75 north.
Which schools serve Marco Shores addresses?
A Collier County Public Schools address search carried for 1514 Mainsail Dr returned Tommie Barfield Elementary, Manatee Middle and Lely High. Assignment can differ by address, so confirm the assignment with Collier County Public Schools for the address. The grades below are the published state grades as each school or the state reports them.
Public school assignment in Collier County runs by street address, not by community name, and the district sets it each school year. This page reports one carried address search and the published grades; it does not rank the schools or speak for the district.
The district address search
The search on record was run for 1514 Mainsail Dr, a Tropic Schooner address, for the 2026 to 27 school year. It returned the three schools named above. Mainsail Drive itself stays on the mainland, whichever school a unit is assigned to.
The district offers its own address lookup on its website, and that tool is the source to rely on. Assignments can be revised between school years, and programs such as magnet or choice seats have their own application rules.
Published state grades
| Level | School | Published state grade |
|---|---|---|
| Elementary | Tommie Barfield Elementary | A, per the school's own page |
| Middle | Manatee Middle | A for 2025 to 26 |
| High | Lely High | B for 2025 to 26 |
Grades are the latest we could confirm. The Tommie Barfield grade comes from the school's own page, and the Manatee Middle and Lely High grades are for the 2025 to 26 school year. A state grade is one measure; the Florida Department of Education publishes the detail behind each one.
Confirming one address
If a school matters to your purchase, run the unit's exact address through the district lookup before you write an offer, and keep a copy of the result. Ask the district about transport for that address as well. Our agents can help you pull the lookup for any unit you are weighing; reach us through the contact page or see our agents.
Which public services reach Marco Shores?
Mainsail Drive lies in unincorporated Collier County, outside the City of Naples and the City of Marco Island, and its 2026 roll fire line is the Greater Naples Fire Rescue District. County government provides road, planning and other services, and the utility providers for each unit are confirmed through the association and the closing file.
Being unincorporated means there is no city government between a Mainsail Drive owner and the county. The Collier County Board of County Commissioners sets policy for the area, and county departments handle permits, code questions and road work.
Fire rescue and county services
Fire rescue on Mainsail Drive is the Greater Naples Fire Rescue District, as the 2026 roll records it on each unit's tax line. The records we read do not name the station that answers calls on Mainsail Drive, so this page names none. Law enforcement in unincorporated Collier County is the Collier County Sheriff's Office.
Building permits, code questions and short-term rental registration go through Collier County's own departments. The county's online permit search is the place to look up past permits on a building or a unit.
Water, sewer and power
The records we read do not settle which provider supplies water and sewer to each Mainsail Drive building, and this page does not name one. The electric provider is not published in our sources either.
A buyer should ask the association which utilities are billed to the condominium and which to each unit, and should ask the seller for recent bills. The title and closing file will show any utility charges tied to the unit.
Roads and county plans
Mainsail Drive connects to Collier Boulevard (CR 951), a county road that carries traffic between East Naples and the Jolley Bridge. Mainsail Drive leaves Collier Boulevard (CR 951) on the mainland north of the Jolley Bridge, inside the Marco Shores-Hammock Bay census-designated place.
Road projects, signal work and land-use changes along Collier Boulevard are planned and published by Collier County and the state transportation department. Before buying, check the county's planning pages for any pending application near Mainsail Drive. For other Naples communities, see Naples communities, and for current Marco Shores units, search properties.
Who runs the Marco Shores condominium associations?
Seven separate condominium associations run the buildings on Mainsail Drive, one for each county condominium record. Each board keeps its own declaration, budget, rules and insurance. A buyer deals with the board of the building that holds the unit, and the records of one board say nothing about the other six.
Seven condominium associations
Each condominium has its own association: Tropic Schooner Condominium Apartments of Marco, Inc., the Mainsail I, II, III and IV condominium associations, and the Fairways I and Fairways II at Marco Shores associations named in the state condominium extract.
That gives seven boards on one street. Tropic Schooner is one association for one condominium of 240 units. The Mainsail group is four associations, one for each of Mainsail I, Mainsail II, Mainsail III and Mainsail IV, which together hold the 184 units of that group. The Fairways group is two associations, one for Fairways I at Marco Shores and one for Fairways II at Marco Shores, which together hold 130 units.
The groupings on this page follow the county roll and the year each building was built. No group name stands for a board. When a listing says "Mainsail" without a numeral, the unit still belongs to exactly one of the four Mainsail associations, and the street number on the county roll tells you which one.
No published master body
None of the records we read names a master association above the seven condominium associations.
We read the state condominium extract, the corporate filings for the associations, the 2026 county roll and the listing remarks in the October 29, 2026 MLS export. None of them shows a body that sits over all seven boards, collects from all of them, or sets common rules for the street. Each declaration stands on its own.
A few listing fields use labels that might suggest a second layer, and listing agents fill those fields by hand. Read the declaration and the recorded documents for the unit before you rely on any listing label about how the associations are arranged. If a board shares a facility with a neighboring board, the declarations or a recorded agreement will say so, and the resale packet is the place to find it.
Management and contacts
The state records route each association through a manager or an officer's address, and those names change when a board signs a new contract or elects new officers. For that reason this page does not print management company names. A name that was right in October can be wrong by the time you write an offer.
To reach a board today, start with the listing agent, who usually has the current manager's contact from the seller. You can also search the association's name on the Florida Division of Corporations site, where the latest annual report lists the registered agent and officers. The state condominium search at the Department of Business and Professional Regulation shows the registered contact address for each condominium. None of the seven associations runs a public website we could find.
If you are working with Domain Realty Group, our agents ask for the manager's contact on day one and keep it in your file. You can meet our agents or contact us to start.
What to request from each board
Ask the board of the specific building, in writing, for the documents below. The list is the same for every one of the seven associations, though the answers will differ.
- The recorded declaration with every amendment, the articles of incorporation and the bylaws.
- The current rules and regulations, including any leasing, pet, parking and approval rules.
- The current year's budget and the most recent year-end financial report.
- The Frequently Asked Questions and Answers sheet that Florida law asks each condominium association to keep.
- The reserve schedule and the current reserve balance for each component.
- Any inspection reports on the buildings and any plan for the work those reports call for.
- The written records of board and owner meetings for at least the past year.
- The master insurance declarations page, including any flood policy on the building.
- A list of any special assessment that is approved, proposed or under discussion.
- The application, approval and interview steps for a buyer or a tenant, if the association uses them.
What fees are published for Marco Shores condos?
No Marco Shores association posts its fee on a public website. The only figures we found are the fee fields that listing agents enter in the MLS, summarized in one table below and marked SUPPORTING. Treat them as a starting point, and get the real budget and fee schedule from the association before you write an offer.
No fee on a public page
No Marco Shores association publishes a fee on a public page we could read, so ask each association for its budget and fee schedule in the resale packet.
We searched for each of the seven associations by name and by street on November 5, 2026, and found listing pages but no website, posted budget or fee schedule for any of them. That means the only fee you can trust is the one in the association's own budget, adopted at a noticed board meeting, and the one on the estoppel certificate at closing.
MLS fee field by group, October 29, 2026 export
| MLS fee field, SUPPORTING, October 29, 2026 | MLS rows with a figure | Middle figure, a year | Low to high, a year |
|---|---|---|---|
| MLS fee field, Tropic Schooner | 18 | $5,220 | $4,800 to $5,220 |
| MLS fee field, Mainsail I to IV | 14 | $6,460 | $5,744 to $7,000 |
| MLS fee field, Fairways I and II | 15 | $7,380 | $6,400 to $7,880 |
This table reads one MLS field: the total of recurring association charges for a year, as a listing agent entered it on each row. It is SUPPORTING evidence, not an association record. A row with a blank or zero entry is left out of the count, so the count of rows with a figure can be lower than the count of rows for that group.
Several limits matter. Agents enter the figure when they list a unit, and a budget can change before or after that date. Some agents enter a monthly figure and some a quarterly one, and the field total can mix charges the association bills separately. A unit with a larger floor plan in the Fairways group can carry a different share of common expenses than a smaller unit in the same building. Read the table as a loose guide to each group, and get the unit's own figure from the association.
What to request in the resale packet
Ask the association for the current budget, the fee schedule by unit type, and the date the board adopted each. Ask what the regular charge covers, which in an older condominium can mean building insurance, reserves, grounds, water and sewer for the building, trash, common area power and the manager's contract. Ask whether any part of the cost is billed separately from the regular charge.
Ask for a statement of the seller's account. The estoppel certificate your closing agent orders will show it, along with any charge that comes due after closing. Ask whether the association collects a capital contribution or a transfer charge from buyers, and how much, so the figure appears on your closing statement and not as a surprise afterward.
Special assessments and reserves
A search on November 5, 2026 found no published special assessment notice for any of the seven associations, and the October 29, 2026 MLS export carries no field for special assessments on these rows. Neither of those facts means no assessment exists. Assessments are adopted at board or owner meetings and recorded in the meeting records, and they reach buyers through the estoppel certificate and the seller's disclosure.
Ask the board whether any special assessment is approved, proposed or under discussion, the amount for the unit, the due dates and whether the seller or the buyer pays it under your contract. Ask for the reserve schedule, which lists each building component, its expected life and the amount set aside for it. In buildings from the 1980s and 1990s, roofs, windows, paving and painting come due on their own cycles, and the reserve schedule shows whether the money is there.
What leasing, pet and parking rules apply at Marco Shores?
Each of the seven associations writes its own rules, and none of them posts those rules online. What we know comes from listing remarks and listing fields read on November 5, 2026, which are SUPPORTING and can be out of date. Read the recorded declaration and current rules for the specific building before you rely on any of them.
Leasing rules as listings report them
Listings report that commercial vehicles and RVs are not allowed, and one listing reports a 30-day minimum lease; confirm every rule in the association documents.
The lease rule in that sentence came from a Mainsail IV listing. Other listings on the street say nothing about a minimum lease term, the number of leases a year, or whether the board must approve a tenant. The October 29, 2026 MLS export has no field for leasing minimums, so the export cannot fill that gap.
One Tropic Schooner listing notes rental bookings held into early 2027 and tells a buyer to verify whether they transfer. If you buy a unit with bookings in place, ask the seller for the signed leases, the deposits held and the association's approval of each tenant, and make the transfer a written term of your contract.
The declaration and rules for each building decide, and a board can change its rules by the vote its documents set out.
Pet rules by association
Pet rules are set association by association. Listings read on November 5, 2026 report pets "With Approval" at one Tropic Schooner unit, "1 Dog, not weight restricted" at one Mainsail IV unit, and a Fairways unit whose listing says pets are allowed. A Tropic Schooner rental listing marked pets "No" for that rental, which reflects the owner's lease terms and not a rule for the building.
None of those listings gives a count limit, a weight limit or a breed rule for the building as a whole. Ask the association for its written pet rule, any approval step, and whether tenants may keep pets. A service animal or emotional support animal is handled under fair housing law, not under the pet rule, and the association has its own process for those requests.
Vehicles and parking
Commercial vehicles and RVs are the restriction listings name most often, on Tropic Schooner and Fairways listings alike. One Tropic Schooner listing adds no motorcycles and a limited number of vehicles. A Fairways listing and a Mainsail III listing carry the word "Deeded" in their restrictions field without saying what it covers.
No listing we read covers trailers or pickup trucks, guest parking, or where a second car goes. Ask the association for its parking rule in writing, the number of spaces assigned to the unit, whether any space is deeded or assigned by the board, and the towing policy. If you drive a work vehicle with lettering or a ladder rack, ask how the board defines a commercial vehicle before you sign.
County short-term rental registration
Unincorporated Collier County asks owners of short-term vacation rentals to register with the county, and each association's own rules govern leasing.
Two layers are in play for a unit on Mainsail Drive. The county side covers registration of short-term vacation rentals, and the state side covers the vacation rental license from the Florida Department of Business and Professional Regulation, which the county asks to see first. The association side is often stricter, and an association rule can bar short stays that the county would register. Check the association documents first, then the county and state steps.
What Florida condominium law matters on a Marco Shores resale?
Chapter 718 of the Florida Statutes governs every condominium on Mainsail Drive. On a resale it gives the buyer a short cancel window tied to the association documents, sets inspection and reserve rules for taller buildings, and sits beside separate Florida disclosure laws on property tax and flood. The points below follow the statute text.
The resale cancel window
Under s. 718.503, a resale buyer who did not receive the required documents more than 7 days before signing may cancel in writing within 7 days, excluding weekends and legal holidays, after signing and receipt, and that right ends at closing.
The documents that statute lists are the declaration, the articles of incorporation, the bylaws, the rules, the most recent year-end financial information, the Frequently Asked Questions and Answers sheet, and the governance form the state publishes for buyers. Recent amendments added inspection and reserve reports to the list where an association has them.
Plan for it. Ask the seller to deliver the packet before you sign, or set the delivery date in the contract, so the window starts and ends on a schedule you know. If you cancel, do it in writing and keep proof of delivery.
Reserve studies and milestone inspections
Florida's structural integrity reserve study rule (s. 718.112(2)(g)) and milestone inspection rule (s. 553.899) reach condominium buildings of three habitable stories or more, so ask each association for its inspection and reserve records.
Those two statutes set a threshold by building height. They do not name any building on Mainsail Drive, and the county roll carries no count of floors for these buildings. Whether either rule reaches a given building is a question for the association and its engineer, answered in writing.
Disclosures at closing
Florida law also sets a property tax disclosure at sale (s. 689.261) and a flood disclosure (s. 689.302).
The tax disclosure warns a buyer that the seller's tax bill is not a guide to the buyer's tax bill, since a sale resets the assessment. The flood disclosure asks the seller to state in writing, at or before the contract, whether the seller has filed a flood insurance claim, has received federal aid for flood damage, and holds flood insurance on the property. Read both forms with the contract.
Asking for inspection and reserve records
Send the request to the association in writing and name each document. Ask for any inspection report on the building, any engineer's letter on the building's condition, the reserve schedule with balances, the board meeting records where those reports were discussed, and any plan or vote to fund the work.
If the board says a report is not required for its building, ask for that answer in writing with the reason the board relies on. If a report exists, read the summary of recommended work and the cost estimates, then match them to the reserve balances and any special assessment the board has approved. A condominium inspection by your own inspector covers the unit, and the association's reports cover the building. You need both.
What are property taxes at Marco Shores, with worked rows?
Every unit on Mainsail Drive sits in one Collier County millage area, so the tax rate is the same across all seven condominiums. The bill differs by taxable value and by homestead. The 2026 roll gives the rate, the median bill by condominium and the homestead counts below, with worked estimates at the end.
Millage lines for area 130
The 2026 roll puts all 554 units in millage area 130 at 10.3696 mills, an unincorporated Collier County rate that includes the Greater Naples Fire Rescue District line of 2.0000.
| County 2026 millage line | Area 130 |
|---|---|
| County line: Collier County general fund | 3.0107 |
| County line: School board, local board | 2.2480 |
| County line: Greater Naples Fire Rescue District | 2.0000 |
| County line: School board, state law | 1.8990 |
| County line: Unincorporated county general line | 0.6844 |
| County line: Conservation Collier | 0.1772 |
| County line: Collier Mosquito Control District | 0.1331 |
| County line: Big Cypress Basin | 0.0978 |
| County line: South Florida Water Management District | 0.0948 |
| County line: County water pollution control program | 0.0246 |
| County millage, every line | 10.3696 |
Each line is set by the taxing body named in it, and the sum is the rate the tax collector uses on taxable value. There is no city line, since Mainsail Drive is outside any city. The school lines are charged on a different taxable value from the other lines when a homestead is in place, which is why the homestead saving in the worked rows below is the same at every value shown and smaller than the full rate applied to the whole exemption.
No district levy on the roll
The 2026 roll shows no CDD levy on Marco Shores units.
The roll also shows no MSTU or MSBU line for Mainsail Drive. Non-ad valorem charges, where a county or district bills a flat amount per unit, appear on the tax bill separately from the millage lines. Check the specific unit's tax bill for any such line before you close, since the roll for one unit can differ from the rest.
Roll tax figures by condominium
The median 2026 county tax is $2,137.16 for Tropic Schooner, $2,319.78 for Mainsail I to IV and $2,486.47 for Fairways I and II, and the roll marks 57, 53 and 37 of those units as homestead, 147 of 554 units in all.
| County condominium | Units | Homestead on the roll | Median 2026 county tax |
|---|---|---|---|
| Tropic Schooner | 240 | 57 | $2,137.16 |
| Mainsail I | 52 | 22 | $2,299.04 |
| Mainsail II | 32 | 9 | $2,299.04 |
| Mainsail III | 60 | 16 | $2,319.78 |
| Mainsail IV | 40 | 6 | $2,319.78 |
| Fairways I at Marco Shores | 50 | 16 | $2,502.02 |
| Fairways II at Marco Shores | 80 | 21 | $2,486.47 |
| Mainsail I to IV, four records | 184 | 53 | $2,319.78 |
| Fairways I and II, two records | 130 | 37 | $2,486.47 |
These medians mix units with and without a homestead, so they are not a forecast of a buyer's bill. The roll figure for each unit reflects years of assessment history under its current owner. After a sale, the next roll resets the assessment, and the bill can move a long way from the seller's.
Homestead on the roll
The homestead column counts units where the owner has filed a Florida homestead claim on the 2026 roll. The rest are held by owners who live elsewhere, lease the unit, or have not filed.
A buyer who makes the unit a permanent residence can apply to the Collier County Property Appraiser for the homestead exemption. The homestead brings a reduction in taxable value and a cap on yearly increases in the assessment. That cap does not move with the seller; it starts fresh under the new owner. The property appraiser's office explains the filing deadline and what an owner moving from another Florida homestead should file.
Worked tax rows
The worked rows are INFERRED estimates: ad valorem only at 10.3696 mills in millage area 130, with taxable value set by the appraiser and the tax bill governing.
| Example value | Value | Millage area | Mills | Ad valorem estimate, no exemption | Ad valorem estimate, with homestead |
|---|---|---|---|---|---|
| Per $100,000 of taxable value | $100,000 | 130 | 10.3696 | $1,036.96 | $613.37 |
| Tropic Schooner county T12 median | $252,000 | 130 | 10.3696 | $2,613.14 | $2,189.55 |
| Mainsail I to IV county T12 median | $265,000 | 130 | 10.3696 | $2,747.94 | $2,324.36 |
| Fairways I and II county T12 median | $265,000 | 130 | 10.3696 | $2,747.94 | $2,324.36 |
To read the first row: a mill is one dollar of tax for each $1,000 of taxable value. The tax column applies the 2026 rate to $100,000 of taxable value before any homestead, and the homestead column shows the same value with homestead applied.
The other three rows use each group's county deed median for September 2025 through August 2026 as a stand-in for value. That is a shortcut. The property appraiser sets taxable value from its own market study, and it is often below a recent sale price. Non-ad valorem lines, if any, are left out. Use the rows to see how the rate turns into a bill, then read the actual bill for the unit.
What do flood and insurance records show for Marco Shores?
Flood status on Mainsail Drive is read address by address from the FEMA map, and we carried points for some buildings and not others. Insurance in a Florida condominium is split between the association and the owner. The sections below give the map reading, the lender rule, the county's rating class and how the cover divides.
Carried address points
Six carried address points on Mainsail Drive, read October 21, 2026 from the county-hosted FEMA layer, all show Zone AE with a base flood elevation of 8 feet (FIRM panels 12021C0620J and 12021C0827J, effective February 8, 2024); no point is carried for the Fairways buildings, so check each address.
A point reading covers that point on the map and nothing more. Some Mainsail buildings were also not carried. For any unit you are weighing, look up the street address on FEMA's Flood Map Service Center or the county's flood map viewer, and ask the association whether it holds any survey or flood certificate for the building.
Lenders and flood insurance
Lenders require flood insurance in Zone AE when the mortgage is federally backed.
In a condominium the lender looks first at the association's building flood policy, often written through the National Flood Insurance Program as a Residential Condominium Building Association Policy. If the master policy is missing or too small for the lender, the lender can ask the owner to carry more. Ask the association for its flood declarations page early, and send it to your lender and your insurance agent together.
Community Rating System
Unincorporated Collier County is Class 5 in FEMA's Community Rating System (CRS), worth 25 percent off eligible NFIP flood policies.
The class is earned by the county's floodplain program, and the reduction reaches eligible policies written through the National Flood Insurance Program for property in the unincorporated county. Mainsail Drive is in the unincorporated county, so this class is the one that counts here, and a different class elsewhere in Collier has no bearing. Ask the agent quoting a policy to show the class on the quote.
Storms in the area record
The National Hurricane Center records Hurricane Irma's final Florida landfall at Marco Island on September 10, 2017, and Hurricane Ian's storm surge reached Marco Island in September 2022.
Those are area records from the federal storm reports. They describe the coast south of Naples, not a building. For a unit on Mainsail Drive, the association's meeting records, insurance claim history and repair records are where a building's own record lives, and the seller's flood disclosure asks about past flood claims and aid. Read all three.
Who insures what in a Florida condominium
Under s. 718.111(11), the association insures the building as its declaration sets out and the unit owner insures the interior, so ask about the master flood policy and your own HO-6 and unit flood cover.
The line between the two is drawn in the statute and the declaration. The association's property policy usually covers the structure, the roof, exterior walls and common elements. The owner's own policy usually covers the unit's floor, wall and ceiling coverings, cabinets, appliances, personal property and liability, plus loss assessment cover for a share of an association claim. A unit flood policy is separate from that owner's policy. Ask your agent to read the declaration's insurance section before quoting.
Code era and wind
All three groups were built before the 2002 statewide Florida Building Code took effect.
That is a fact about the original construction, not about the roof or windows on a building today. Many associations in Collier County have replaced roofs, windows, doors and shutters since their buildings went up. Ask the association for the dates and permits of that work, and ask your insurance agent whether a wind mitigation inspection on the unit could lower the premium on your own policy.
Checking evacuation by address
Confirm the evacuation zone for the address with Collier County.
The county runs its storm lookup by street address. Look the unit up before an offer, and keep the association's own storm plan with your closing papers. To ask our team about a specific unit's records before an offer, contact us, browse current properties, or see other Naples communities.
Which other places share the Marco Shores name?
The Marco Shores name turns up on more than one kind of property in this corner of Collier County. This page counts only the seven condominium records that line Mainsail Drive off Collier Boulevard. Other places that carry the name, or sit next door, are different communities, and none of their sales or units appear in our figures.
The condominiums on this page
The rows here come from three groups on one street: Tropic Schooner, the four Mainsail condominiums, and Fairways I and II at Marco Shores. Each is its own county condominium record with its own association. Match any listing that uses the Marco Shores name to its street number on Mainsail Drive first.
A separate community with the same name
A separate land-lease manufactured-home community also markets itself under the Marco Shores name, and it is not one of these seven condominiums.
Neighbors that are separate communities
Hammock Bay is a separate neighboring community with its own resort course, and Borghese at Hammock Bay and its other condominiums are not in these figures. Fiddler's Creek is a separate community to the north, with its own page. The Rookery at Marco is a resort course run separately, not a condominium record on this page.
Not the City of Marco Island
Marco Shores is on the mainland in unincorporated Collier County, not in the City of Marco Island, and Sea Winds of Marco in ZIP 34145 is not in these figures. Mail for Mainsail Drive carries a Naples address in ZIP 34114.
How do Marco Shores county prices sit beside nearby Naples condominiums?
The table below sets county condominium figures for seven Naples communities with their own Domain Realty Group pages beside one another, using the same county deed window as the Marco Shores tables earlier on this page. It is context for a buyer reading prices across the area, not an appraisal and not a ranking of places.
County peer table
The peer table lists county condominium figures with straight-line miles from Marco Shores, and it does not rank them.
| Community | Straight-line miles | County condominium units | Year built, low, median, high | County deeds, September 2025 through August 2026 | County median |
|---|---|---|---|---|---|
| County peer Isles of Capri | 2.59 | 75 | 1972, 1976, 1984 | 3 | $365,000 |
| County peer Lely Resort | 5.91 | 2,295 | 1991, 2006, 2024 | 123 | $430,000 |
| County peer Royal Wood | 8.19 | 656 | 1988, 1990, 1990 | 23 | $255,000 |
| County peer Riviera Golf Estates | 8.59 | 462 | 1974, 1979, 2001 | 23 | $215,000 |
| County peer Abaco Bay | 9.04 | 161 | 1982, 1982, 1983 | 11 | $169,000 |
| County peer Countryside | 10.35 | 1,508 | 1987, 1990, 2006 | 68 | $331,000 |
| County peer Port of the Islands | 11.66 | 593 | 1967, 1997, 2022 | 26 | $298,250 |
Pages for nearby communities
Each peer row has its own page: Isles of Capri, Lely Resort, Royal Wood, Riviera Golf Estates, Abaco Bay, Countryside and Port of the Islands.
How the peers were picked
A community made the table only with a live Domain Realty Group page, enough condominium units and county sales in the window to report, a county condominium median under the rule's price cap, and a footprint inside the distance radius around Marco Shores. Fiddler's Creek was tested and not picked, as it did not meet that price rule. Hammock Bay is not a peer row, as it has no page on our site.
Reading the peer rows
Take the Royal Wood row as the worked example. The miles column is a straight line between the centre of Marco Shores and the centre of Royal Wood, not a driving route. The units column counts condominium units the county roll places in that footprint. The deeds column counts qualified county condominium sales from September 2025 through August 2026, and the last column is their county median. A gap between two medians says nothing about value on its own.
What should a buyer check before an offer at Marco Shores?
Before an offer on Mainsail Drive, settle four things: which of the three groups the unit belongs to, what its own association's packet shows, how the flood map reads for that exact address, and what the condominium's documents say about leasing, pets and vehicles. Each check is specific to one record, not to the street as a whole.
Pick the group first
The three groups were built in different decades with different floor plans, so fix a unit's group first. The county deed and MLS tables earlier on this page are split by group for that reason. Read a unit's price only against its own group's rows and window.
Ask each association for its packet
Each of the seven condominiums answers to its own board. Ask the one that governs your unit for its budget, fee schedule, rules, reserve and inspection records, insurance summary and any special assessment notice. Read them before the cancel window under s. 718.503 closes.
Check flood by address
Flood status on Mainsail Drive is read one address at a time on the FEMA map that Collier County hosts, and no address point is carried for the Fairways buildings. Look up the exact unit address, ask about the master flood policy, and get a quote for your own unit cover before you sign.
Read the condominium's own rules
Leasing terms, pet limits and vehicle rules differ between the seven associations, and none publishes them on a page we could read. A closed Mainsail IV listing read November 5, 2026 reports a 30-day minimum lease. Treat any listing line as a lead, and confirm every rule in the association documents.
Frequently Asked Questions about Marco Shores condos for sale in Naples
These answers gather the questions buyers and owners ask most often about the condominiums on Mainsail Drive. Each one points back to the county or MLS source behind it and names the window or export it uses. Where a fact is not published, the answer says so and names the record to request instead.
How many condominium units are at Marco Shores in Naples?
The 2026 county roll lists 554 condominium units across seven county condominium records on Mainsail Drive in Naples. Tropic Schooner holds 240 of them, the four Mainsail condominiums hold 184 between them, and Fairways I and II at Marco Shores hold 130.
What are the three groups at Marco Shores?
The three groups are Tropic Schooner, a single condominium record; Mainsail I to IV, four condominium records grouped together; and Fairways I and II at Marco Shores, two records grouped together. This page keeps their prices apart, as the groups differ in year built, floor plans and county roll area.
Are Marco Shores condos for sale right now?
The October 29, 2026 MLS export held 5 Active rows for Tropic Schooner, 8 for Mainsail I to IV and 3 for Fairways I and II, with 2, 0 and 2 Pending rows in the same groups. Listings change daily, so use the live search on this page.
What have Tropic Schooner condos sold for in county deeds?
For Tropic Schooner, county deeds from September 2025 through August 2026 record 12 sales, with a median of $252,000 and prices from $215,000 to $314,000. The county counts qualified deeds only, which leaves out transfers that were not open market sales.
What have Mainsail condos sold for in county deeds?
Across Mainsail I to IV, county deeds from September 2025 through August 2026 record 5 sales, with a median of $265,000 and prices from $220,000 to $297,500. No single Mainsail condominium had three county sales in that window, so the condominium rows earlier on this page print each price instead of a median.
What have Fairways condos at Marco Shores sold for in county deeds?
For Fairways I and II at Marco Shores, county deeds from September 2025 through August 2026 record 11 sales, with a median of $265,000 and prices from $240,000 to $365,000. The two Fairways condominiums offer three floor plans, so read each price against the plan of the unit that sold.
What does the MLS show for Marco Shores closings?
In the October 29, 2026 MLS export, Tropic Schooner shows 11 closings at a median of $239,000, from $215,000 to $293,000. MLS rows show Mainsail I to IV with 6 closings at a median of $257,500, from $220,000 to $285,000. MLS rows show Fairways I and II with 10 closings at a median of $263,750, from $240,000 to $290,000.
Is a Marco Shores condo new or a resale?
Every sale at Marco Shores is a resale. The condominiums on Mainsail Drive were finished between 1983 and 1999, and the county deeds behind this page show sales between owners in every window. A buyer here deals with a seller and an association, not a builder.
What ZIP code is Marco Shores in?
Marco Shores is in ZIP 34114, with a Naples address on Mainsail Drive off Collier Boulevard. The street sits in unincorporated Collier County on the mainland, north of the Jolley Bridge. Match the street name and number when you look up a unit.
Is Marco Shores separate from the City of Marco Island?
Yes. Mainsail Drive is on the mainland in unincorporated Collier County and is not under the city government across the Jolley Bridge. County services, the county property appraiser and the county tax collector cover Marco Shores units. Island condominiums are different communities.
When were the Marco Shores condominiums built?
The 2026 county roll gives Tropic Schooner a build year of 1983. The four Mainsail condominiums follow in 1990 and 1991. Fairways I at Marco Shores carries 1994 and 1995, and Fairways II at Marco Shores carries 1996 through 1999. All three groups predate the 2002 statewide building code.
How large are Marco Shores condos?
County records list roll area of 966 sq ft on every Tropic Schooner unit, 843 sq ft on most Mainsail units with 813 sq ft on 31 Mainsail II units, and 1,122, 1,276 or 1,411 sq ft in Fairways I and II. MLS living area in the October 29, 2026 export matches that roll area on 43 of 47 rows.
How does the MLS describe the Marco Shores buildings?
The MLS places every Marco Shores building in the same building band, and the size section earlier on this page quotes that band in full. Floors per building are not published in the records we read. Ask the association for the building's plans and inspection records before an offer.
What are the condo fees at Marco Shores?
None of the seven associations on Mainsail Drive posts its fee schedule on a public page we could read. The MLS fee field table earlier on this page reports what listing agents entered in the October 29, 2026 export, marked SUPPORTING. Ask the association for its current budget and fee schedule in the resale packet.
Is there a master association at Marco Shores?
Each of the seven condominiums has its own association, named in the state condominium extract, and the associations section earlier on this page reports what the records we read show above them. Ask the association for your unit to confirm which bodies its declaration names.
Can a Marco Shores condo be leased?
Leasing is set by each association's own documents, not by a single rule for the street. Listings report some terms, including a 30-day minimum lease in a closed Mainsail IV listing read November 5, 2026. Unincorporated Collier County also runs a short-term vacation rental registration. Confirm every leasing rule in the association documents.
Are the resort golf courses separate from Marco Shores?
Yes. The Rookery at Marco and Hammock Bay Golf Club are resort courses run by Golf at JW Marriott Marco Island, separate from the seven condominium associations on Mainsail Drive. Tee times are booked through that resort operator. Treat any play there as a separate resort arrangement.
What does Florida law give a condominium resale buyer?
Under s. 718.503, a resale buyer who did not get the association documents more than 7 days before signing may cancel in writing in the 7 days after signing and receipt, excluding weekends and legal holidays. The right ends at closing. Florida also sets a property tax disclosure and a flood disclosure at sale.
What do Florida's reserve study and milestone rules cover?
Under s. 718.112(2)(g) and s. 553.899, Florida sets reserve study and milestone inspection duties for condominium buildings three or more habitable stories tall. Floors per Marco Shores building are not published in the records we read, so ask each association what its own inspection and reserve records show before you sign.
What are property taxes at Marco Shores?
Every Marco Shores unit sits in millage area 130, at 10.3696 mills on the 2026 roll. The median 2026 county tax runs $2,137.16 for Tropic Schooner, $2,319.78 for Mainsail I to IV and $2,486.47 for Fairways I and II. A new owner's bill can differ after a sale, so check the unit with the Collier County Property Appraiser.
Do Marco Shores tax bills show no CDD line?
Yes. The 2026 county roll carries no CDD levy for Marco Shores condominium units, so the bill holds the ad valorem lines for millage area 130 and no community development district charge. Confirm the current bill with the Collier County tax collector.
Is Marco Shores in a flood zone?
Flood status is read address by address on the FEMA map that Collier County hosts, and the flood section earlier on this page lists the points carried on Mainsail Drive. No point is carried for the Fairways buildings, so look up the exact unit address before an offer.
Who insures what in a Marco Shores condominium?
Under s. 718.111(11), the association covers the building as its declaration sets out, and each owner covers the unit interior. Ask the association for its master policy summary, including any flood policy, then price your own unit coverage and a unit flood policy before closing.
Which schools serve Marco Shores addresses?
A Collier County Public Schools district address search for 1514 Mainsail Dr returned Tommie Barfield Elementary, Manatee Middle and Lely High. Boundaries are set by address and can change from year to year, so run the district's own search for the exact unit.
How far is Marco Shores from Marco Island Executive Airport?
Marco Island Executive Airport is about 1.0 free-flow route miles, or 0.96 walking miles, from Mainsail Drive. The airfield is owned by Collier County and has one runway. Activity at the field varies by day, so visit a unit at different hours before you commit to an offer on Mainsail Drive.
How far is Marco Shores from Tigertail Beach by road?
Tigertail Beach is about 5.9 free-flow route miles from Mainsail Drive by road, a drive that crosses the Jolley Bridge. South Marco Beach is about 8.0 free-flow route miles from Mainsail Drive by road on the same crossing. Both figures come from road routing, not a straight line.
How far is Marco Shores from Southwest Florida International Airport?
Southwest Florida International Airport (RSW) is about 45.2 free-flow route miles from Mainsail Drive. Naples Airport (APF), a general aviation field, is about 13.5 free-flow route miles from Mainsail Drive. Both figures come from the Domain Realty Group route table, so allow for the full drive north when you plan a flight.
How is Marco Shores different from Hammock Bay?
Hammock Bay is a different community next door, with its own resort course, its own condominiums and its own records. Marco Shores, as this page uses the name, means only the seven condominium records on Mainsail Drive. Sales and units at Hammock Bay, including those at Borghese, do not appear in any table here.
Which Marco Shores is this page about?
This page covers the seven condominium records on Mainsail Drive off Collier Boulevard in Naples: Tropic Schooner, Mainsail I to IV, and Fairways I and II at Marco Shores. Other properties that use the Marco Shores name in directories or ads are not in these counts.
Who provides fire rescue for Marco Shores?
The 2026 county roll lists the Greater Naples Fire Rescue District as the fire line for Mainsail Drive, and the district serves the street. Collier County provides the other county services on the mainland. Confirm the provider on the unit's tax bill.
