What are the key facts on Tropic Schooner condos for sale?

Tropic Schooner is a single 1983 condominium of 240 units spread over 23 street numbers on Mainsail Drive, and every sale there today comes from a current owner. Qualified county deeds supply the price figures on this page, the October 29, 2026 MLS export supplies the listing side, and the two sets are kept apart.

Tropic Schooner county and MLS figures

Every row below carries one source and one window, never a mix of the two.

Source and window Count Price
County qualified deeds, September 2025 through August 2026 12 median $252,000, $215,000 to $314,000
County qualified deeds, September 2024 through August 2025 10 median $262,500, $225,000 to $300,000
County qualified deeds, 60 months, September 2021 through August 2026 57 median $270,000, $200,000 to $339,000
MLS closings, October 29, 2026 export 11 median $239,000, $215,000 to $293,000
MLS Active rows, October 29, 2026 export 5 median list $284,900, $208,000 to $305,000
MLS Pending rows, October 29, 2026 export 2 median list $237,000

The upper three rows are qualified deeds taken from the county record, while the lower three are rows from the listing export. Each row reads against its own dates, and those windows were never meant to match one another.

One condominium on Mainsail Drive

Tropic Schooner is one condominium of 240 units on Mainsail Drive in Marco Shores, Naples, ZIP 34114, set in unincorporated Collier County and millage area 130 on the mainland north of the Jolley Bridge. The 2026 county roll lists 240 Tropic Schooner condominium units at 23 even street numbers from 1500 to 1544 Mainsail Drive, and every one of them carries a 1983 year built. Only the 240 units of this one county condominium are counted on this page, and the sibling records Mainsail I to IV and Fairways I and II, like the rest of Marco Shores, stay out of every figure.

The wider area around the street has its own guide, and the Marco Shores page covers it as a whole, while this page stays with a single condominium record. Each Tropic Schooner unit sits at an even street number between 1500 and 1544, and the unit number written after the street number marks one dwelling inside that address. A listing, a deed and a tax bill for the same unit all use that pairing, which is how the counts below are matched.

Where these numbers come from

We tracked every qualified county deed recorded on the Tropic Schooner condominium across the 60 months from September 2021 through August 2026. We tracked the 18 MLS rows filed under the subdivision label TROPIC SCHOONER APTS in the export dated October 29, 2026.

A qualified deed is one the county property appraiser treats as an open market sale between unrelated parties, and transfers of other kinds stay out of every count here. Take one county deed first. The deed recorded on March 9, 2026 for unit 16 at 1508 Mainsail Dr carries a county price of $239,000, and it counts once among the 12 county sales in the latest twelve months and once in the 1508 Mainsail Dr row of the street table. Now take one MLS closing row. In the export dated October 29, 2026, a row with Sold status counts once among the 11 closed rows, at the sold price its listing agent typed in.

Every county deed window on this page runs from the first of September to the end of August, so the latest twelve months, the twelve months before and the 60 months of county deeds line up month for month. A count for this condominium taken over some other window will not match the figures here, and this page does not use one.

What this page leaves out

Some facts a buyer will ask about are not in any public source we found, so they stay off this page. The association does not publish its dues, its leasing and pet terms or its approval steps, and the condominium documents are where those answers sit. The county roll has no height field, so no floor count for any address appears here. Flood records cover one tested point, and every other address needs its own check. Places elsewhere that share part of the name, along with the sibling records on the same street, are set apart later on this page, and none of their sales enter these counts.

Can you buy a Tropic Schooner condo in Naples today?

Yes. Units at Tropic Schooner on Mainsail Drive come up for resale through the year, and the October 29, 2026 MLS export held Active and Pending rows beside its closed ones. The buildings date from 1983, so every purchase is a resale from a current owner, and the live search below shows what is listed now.

Rows in the October 29, 2026 export

Closings on the 11 sold Tropic Schooner rows of the October 29, 2026 MLS export ran from October 31, 2025 to August 21, 2026 at a median of $239,000, and the same export carried 5 Active rows asking a median $284,900 and 2 Pending rows.

How the MLS labels Tropic Schooner

The live search on this page filters on the MLS subdivision label TROPIC SCHOONER APTS, since the MLS files the condominiums of Marco Shores under one shared Development name. Every Tropic Schooner row in the October 29, 2026 export sits under that one label, and a probe of the street numbers 1500 to 1544 on Mainsail Drive turned up no row filed under another. The sibling records on the same street carry labels of their own in the MLS, so their rows stay out of this search and out of every count here. Rows elsewhere in Southwest Florida whose labels share a word with the name describe different places, and they are left out as well.

Before you tour a unit

Write down the street number and the unit number before a showing, since the county and the association both file each unit that way. Ask the listing agent early for the resale packet, the latest budget the association has sent to owners, the declaration and the written rules, so the papers arrive before an offer is drafted. Check the flood record for the exact address too, since this page tested one point only. Our agents can line up showings at several street numbers in one visit; reach them through our contact page.

Where is Tropic Schooner in Naples, FL 34114?

Tropic Schooner lies on Mainsail Drive, the entrance road into Marco Shores from Collier Boulevard, on the mainland in Naples, FL 34114. The address carries the Naples postal name, but the condominium belongs to unincorporated Collier County, which keeps its tax roll, issues its permits and runs its public services.

Mainsail Drive inside Marco Shores

Every Tropic Schooner address sits on Mainsail Drive, with even street numbers from 1500 through 1544 and none on any other street. The condominium parcel fronts Mainsail Drive itself, and the turn off Collier Boulevard onto Mainsail Drive is the way in by car. Other condominium records share the street, so match a listing's street number against the 23 Tropic Schooner street numbers before trusting the name in an advert. Road distances from the parcel centre to the boulevard, the shops, the schools and the hospitals are set out in the route section further down this page.

Unincorporated Collier County

A Tropic Schooner address reads Naples, FL 34114, yet no city government covers it. The 2026 county roll places all 240 units in millage area 130, a tax area of unincorporated Collier County, and the tax section later on this page goes through each line of that bill. The condominium sits outside the Naples city limits, and it is not part of the island city across the Jolley Bridge either. When a form asks for the jurisdiction, the answer is the county, with Naples serving as the postal name.

The mainland side of the Jolley Bridge

Tropic Schooner stands on the mainland, north of the Jolley Bridge to Marco Island, so a trip to the island means crossing that bridge by road. Measured by road from the centre of the parcel, the bridge comes up at about 2.9 free-flow route miles. Marco Island Executive Airport is also on the mainland side, and its road distance appears in the route section. Island beach trips cross the bridge as well, and the same section gives those road distances.

What have Tropic Schooner condos sold for in county deeds?

Qualified county deeds give the sale prices at Tropic Schooner, counted in three windows that each close at the end of August: the latest twelve months, the twelve months before, and the 60 months of county deeds back to September 2021. Each window below shows its own count, its median and its range, and every deed shown is a resale.

The latest twelve months

Twelve qualified sales at Tropic Schooner went on county record in the twelve months from September 2025 through August 2026, at a median of $252,000, the lowest $215,000 and the highest $314,000. Divided by roll area, those county sales come to a median of about $261 for each square foot, an INFERRED figure. Those 12 county sales touched 9 of the 23 street numbers, with three of them at 1532 Mainsail Dr. Every one of them came from a current owner, so no sale by the original seller sits in the window.

Each deed in the latest twelve months

Each line here is one qualified county deed with its date, street number and unit.

June 24, 2026 1538 Mainsail Dr 5 $265,000
July 14, 2026 1532 Mainsail Dr 7 $215,000
August 18, 2026 1512 Mainsail Dr 5 $232,000

This list holds county deeds alone, set out by recording date with the street number of each.

The twelve months before

The year before that, September 2024 through August 2025, held 10 qualified Tropic Schooner sales on county record, with a median of $262,500 and prices between $225,000 and $300,000. Those ten deeds spread across nine street numbers, two of them at 1508 Mainsail Dr. Two of the deeds were recorded on the same day, October 25, 2024, at different street numbers.

Each deed in the twelve months before

Each line in this second list is again one qualified county deed, shown by date.

County deed date Street number Unit County deed price
October 25, 2024 1504 Mainsail Dr 5 $275,000
October 25, 2024 1512 Mainsail Dr 5 $265,000
December 5, 2024 1508 Mainsail Dr 5 $225,000
January 7, 2025 1510 Mainsail Dr 4 $267,500
February 11, 2025 1532 Mainsail Dr 3 $276,500
February 20, 2025 1540 Mainsail Dr 7 $248,500
March 14, 2025 1520 Mainsail Dr 11 $300,000
March 26, 2025 1502 Mainsail Dr 8 $253,000
June 11, 2025 1508 Mainsail Dr 7 $260,000
July 21, 2025 1542 Mainsail Dr 1 $230,000

Every entry above is a county deed from the earlier window, dated and placed by its street number.

Sales over 60 months

Across the 60 months from September 2021 through August 2026 the county recorded 57 qualified sales at Tropic Schooner at a median of $270,000, from $200,000 to $339,000, and every one was a resale. With counts this small, a median moves with whichever units happened to sell, so no market direction is read from them here. Over 60 months the county deed figure counts sales, not distinct units, so a unit that changed hands twice in the window adds two deeds to it.

Resales by calendar year

The same county deeds, regrouped by the year each was recorded, appear below.

County resale year County qualified resales Median and range
2021 29 median $182,500, $135,000 to $267,000
2022 15 median $280,000, $225,000 to $330,000
2023 6 median $302,500, $285,000 to $315,000
2024 12 median $273,750, $215,000 to $339,000
2025 10 median $250,750, $225,000 to $300,000
2026, January to August 9 median $275,000, $215,000 to $314,000

Every count in this table is small, so it records what each year held and draws no direction from one year to the next. The 2021 row covers the whole calendar year, so it reaches back before the 60 months of county deeds above, and the 2026 row stops at the end of August.

How do county deeds spread across the street numbers?

County deeds at Tropic Schooner fall unevenly across the 23 street numbers on Mainsail Drive, since each address holds 8, 12 or 16 units and sales arrive one unit at a time. The table below sets the roll's unit count for each street number beside its county deed counts in two windows.

County deeds by street number

Each row pairs one street number with its units on the roll and its deed counts.

Street number County roll units County deeds, 60 months County deeds, September 2025 through August 2026
1500 Mainsail Dr 12 1 no sale
1502 Mainsail Dr 8 1 no sale
1504 Mainsail Dr 8 3 no sale
1506 Mainsail Dr 8 3 1
1508 Mainsail Dr 16 6 1
1510 Mainsail Dr 8 4 no sale
1512 Mainsail Dr 12 4 1
1514 Mainsail Dr 8 1 no sale
1516 Mainsail Dr 12 no sale no sale
1518 Mainsail Dr 12 3 no sale
1520 Mainsail Dr 12 5 no sale
1522 Mainsail Dr 8 2 no sale
1524 Mainsail Dr 8 2 2
1526 Mainsail Dr 8 3 no sale
1528 Mainsail Dr 12 2 1
1530 Mainsail Dr 12 2 no sale
1532 Mainsail Dr 12 6 3
1534 Mainsail Dr 12 no sale no sale
1536 Mainsail Dr 8 1 1
1538 Mainsail Dr 12 2 1
1540 Mainsail Dr 12 4 no sale
1542 Mainsail Dr 8 1 no sale
1544 Mainsail Dr 12 1 1

A street number or a calendar year with fewer than five county sales lists its count, never a median. Over the 60 months of county deeds, 21 of the 23 street numbers recorded at least one sale, and 1516 and 1534 Mainsail Dr recorded none.

Why street numbers show counts only

Split by address, the deeds thin out to a handful at each street number, and a price summary for any one of them would hang on one or two sales. So the table shows how often each address changed hands, while the prices themselves sit in the dated deed lists above. An address with 12 or 16 units has more chances to record a sale than one with 8, so the raw counts partly follow the unit counts on the roll. A street number with no sale in a window says nothing about the units there beyond that.

Reading a unit number

A Tropic Schooner address pairs a street number on Mainsail Drive with a unit number, such as unit 16 at 1508 Mainsail Dr. Unit numbers start at 1 at each street number and run to 8, 12 or 16, depending on how many units the roll places there. The digits carry no floor code, so a unit number on its own says nothing about which level a unit is on. Ask the listing agent where the unit sits in its building, and confirm it against the condominium plat in the declaration. The deed lists on this page give the street number and the unit together, so each line points to one unit and no other.

What does the MLS show for Tropic Schooner condos?

The October 29, 2026 MLS export holds 18 Tropic Schooner rows, and every field below comes from what listing agents entered on those rows. The fields cover the subdivision label, bedrooms and baths, the building band, days on market and the sale to list ratio, each shown with the number of rows behind it.

MLS fields, October 29, 2026 export

Each field below names the count of rows it rests on.

MLS field, October 29, 2026 export MLS value MLS rows
MLS subdivision label TROPIC SCHOONER APTS 18
MLS bedrooms and full baths 2 and 2 18
MLS Building Design band, entered by listing agents Low Rise (1-3) 18
MLS closed rows, median days on market 59 11
MLS closed rows, median sale to final list 96.4 percent 11

Listing agents type these values, and the export reports them as entered, with no check against any other record. The building band is a listing field and not a measure of height.

Bedrooms and baths in the export

All 18 Tropic Schooner rows in that MLS export list 2 bedrooms and 2 full baths. No row in that export lists a half bath, and every row also gives 1983 in its year built field. Those bedroom and bath counts are listing fields, so the declaration and a visit to the unit itself are the record to check before an offer.

Days on market and sale to list

In that export the closed rows carry a median of 59 days on market, and their median sale price sits at 96.4 percent of the final list price, both figures entered by listing agents. Both medians rest on the 11 closed MLS rows, so one unusually long or short listing can move either of them. The Active rows in the same export were still on the market when it was pulled and carry no sale to list ratio.

Why county and MLS records differ

The county and the MLS count different events, so their figures for Tropic Schooner do not line up row for row. A county deed is dated when it is recorded, while an MLS closing carries the date its listing agent entered. Only sales that went through a listing appear in the export, and a sale arranged between owners without one reaches the county record without ever showing up there. The county windows on this page close at the end of August, while the export itself is dated October 29, 2026. Each set keeps its own label and its own dates on this page, and no figure from one is used to explain or adjust the other.

How is Tropic Schooner laid out on Mainsail Drive?

Tropic Schooner spreads its 240 condominium units across 23 even street numbers on Mainsail Drive, starting at 1500 and ending at 1544, inside Marco Shores in Naples 34114. The county roll sorts those units by street number into sets of 8, 12 and 16, and this section reads the grounds in that same order.

Units by street number

Street number County roll units Unit numbers on the roll
1500 Mainsail Dr 12 1 to 12
1502 Mainsail Dr 8 1 to 8
1504 Mainsail Dr 8 1 to 8
1506 Mainsail Dr 8 1 to 8
1508 Mainsail Dr 16 1 to 16
1510 Mainsail Dr 8 1 to 8
1512 Mainsail Dr 12 1 to 12
1514 Mainsail Dr 8 1 to 8
1516 Mainsail Dr 12 1 to 12
1518 Mainsail Dr 12 1 to 12
1520 Mainsail Dr 12 1 to 12
1522 Mainsail Dr 8 1 to 8
1524 Mainsail Dr 8 1 to 8
1526 Mainsail Dr 8 1 to 8
1528 Mainsail Dr 12 1 to 12
1530 Mainsail Dr 12 1 to 12
1532 Mainsail Dr 12 1 to 12
1534 Mainsail Dr 12 1 to 12
1536 Mainsail Dr 8 1 to 8
1538 Mainsail Dr 12 1 to 12
1540 Mainsail Dr 12 1 to 12
1542 Mainsail Dr 8 1 to 8
1544 Mainsail Dr 12 1 to 12

Read by street number, the roll places 8 units at each of 10 street numbers, 12 units at each of 12 more and 16 units at 1508 Mainsail Drive, which adds up to 240 units. Each line in the table is drawn from the 2026 county roll, which files every unit as its own row and keys it to the street number in its site address. The sequence uses even numbers only, so a Tropic Schooner address always ends in an even digit. Unit numbers start again at 1 at every street number. Unit 5 at 1504 Mainsail Drive and unit 5 at 1512 Mainsail Drive are two separate condominium units, each with its own roll row, its own tax bill and its own deed history.

That restart is the first thing to check on any listing, appraisal or closing paper. A unit number on its own does not identify a Tropic Schooner home; the street number and the unit number together do. County deeds over 60 months, from September 2021 through August 2026, record 57 resales spread across 21 of the 23 street numbers. The counts below come from those deeds, with no price attached to any one address.

Eight-unit street numbers

Ten street numbers on Mainsail Drive carry 8 units apiece on the county roll: 1502, 1504, 1506, 1510, 1514, 1522, 1524, 1526, 1536 and 1542. At each of those addresses the roll numbers the units 1 to 8, and no unit number above 8 belongs to any of them. In county deeds over the 60 months from September 2021 through August 2026, 1510 Mainsail Drive shows 4 sales; 1504, 1506 and 1526 show 3 apiece; 1522 and 1524 show 2 apiece; and 1502, 1514, 1536 and 1542 show 1 apiece.

A single resale at one address says only that a unit there changed hands in the window; it does not describe the next unit at that address or rank one street number against another.

Twelve-unit street numbers

Twelve street numbers carry 12 units apiece, numbered 1 to 12 on the roll: 1500, 1512, 1516, 1518, 1520, 1528, 1530, 1532, 1534, 1538, 1540 and 1544. Across the same 60 months of county deeds, 1532 Mainsail Drive shows 6 sales, 1520 shows 5, 1512 and 1540 show 4 apiece, 1518 shows 3, and 1528, 1530 and 1538 show 2 apiece, while 1500 and 1544 show 1 apiece.

Two of these addresses, 1516 and 1534 Mainsail Drive, show no sale in county deeds across those 60 months. With no recent deed at the address, read the deed lists for the condominium as a whole instead.

The sixteen-unit street number

1508 Mainsail Drive is the one street number on the roll with 16 units, numbered 1 to 16. County deeds across the 60 months from September 2021 through August 2026 record 6 sales at 1508 Mainsail Drive. A unit number above 12 at Tropic Schooner can only belong to 1508 Mainsail Drive, which makes the unit number a fast check on an address that appears in a listing, a title commitment or an insurance quote.

Addresses rather than buildings

Those street numbers are addresses on the roll rather than a measured count of buildings, and the roll keeps no field for building height. Two street numbers can share one roofline, and one structure can carry more than one address; the county roll does not say which. The condominium plat recorded with the declaration is the document that draws the units on the ground, and the association can tell you which units share walls, entries and roofs.

How large are Tropic Schooner condos, and when were they built?

Every Tropic Schooner unit on Mainsail Drive carries one recorded size and one build year on the county roll. The size and the year below come from that roll. The October 29, 2026 MLS export adds its own living area field and bedroom and bath counts for its 18 rows, labelled here as MLS.

One size on the county roll

The 2026 county roll records one size at Tropic Schooner, 966 square feet on all 240 units, with base area equal to adjusted area on every row. Base area and adjusted area are the two area fields the property appraiser keeps for a condominium unit, and where they match there is no adjustment to explain. With one recorded size across the condominium, the size column is the same on every deed row and every tax bill, and it does nothing to separate one unit from the next.

Size in the MLS export

In the October 29, 2026 MLS export, the living area field reads 966 on all 11 closed rows and all 5 Active rows at Tropic Schooner. One of the 2 Pending rows, unit 3 at 1526 Mainsail Dr, reads 996 in that MLS field. Listing agents type the living area field themselves, so a row that departs from the roll is a reason to ask the listing agent where the number came from; it is not evidence that one unit is larger than its neighbors. Every one of the 18 MLS rows lists 2 bedrooms and 2 full baths with no half bath, in that same October 29, 2026 export.

Year built on the roll

Every unit at Tropic Schooner carries a 1983 year built on the county roll, and the county's first deeds on the condominium date from 1982 and 1983. The year built field records original construction. It says nothing about later work inside a unit or on the grounds, so a unit with a new kitchen and a unit with original finishes read the same in that field.

Any record of roof, window, plumbing or electrical work at a particular unit or street number has to come from somewhere else: the association's records, the county's permit files and the seller's disclosure. Ask for all three before you rely on a listing's description of what has been replaced.

What the roll records about height

Listings in the MLS describe two-story buildings at Tropic Schooner, and all 18 rows carry the Building Design band Low Rise (1-3), a field entered by listing agents. Nothing on the county roll settles which units are upstairs. The unit numbers run 1 to 8, 1 to 12 or 1 to 16 at each address without a digit for the floor, and the roll has no field that counts floors at any street number. If the floor of a unit matters to you, confirm it with the listing agent or the association and see it in person before you write an offer.

What shared spaces does the association list?

The Tropic Schooner condominium association publishes its own list of shared spaces on its website, and a dated federal aerial image from January 2023 records how the grounds were laid out on that day. The county parcel map adds the land beneath them, so three records, read side by side, describe what owners share on Mainsail Drive in Naples 34114.

The association's own list

The association's own website, read November 6, 2026, lists 2 clay tennis courts, 4 clay pickleball courts, two pools, a renovated clubhouse, a car wash and three fountains at Tropic Schooner. That website, read November 6, 2026, also places the grounds adjacent to Hammock Bay Golf Course, which is operated separately from the association. The list comes from the association's About page, and it is the association's own description of its grounds rather than a county or MLS record.

A website can change after the day it is read, which is why the list here carries a date. Ask the association whether anything on the list is closed or under repair. Hours and booking for the courts are not posted on the association's public pages, so ask the association for them directly.

What the January 2023 aerial shows

The January 7, 2023 USDA aerial image shows Tropic Schooner buildings set around lawns, with one pool and its deck, a small pavilion and a lake in the frame. The photo records the grounds as they stood on that date, not as they stand now. In the January 2023 aerial, low buildings with brown hip roofs line a curving drive with parking courts, and a fountain shows in the lake.

The frame does not take in the whole parcel, so a space that is missing from the photo may simply sit outside its edges. An overhead photo shows layout, not condition: it cannot show the inside of a building or the state of a court surface.

Condominium land on the parcel map

The county parcel map draws one 19.18-acre parcel holding all 240 units, and the county roll lists no amenity rows, so the association's website and the aerial are the records of shared spaces here. On the county parcel map the Tropic Schooner parcel touches parcels the roll files under Hammock Bay, and no water parcel lies within 15 metres of its line.

Under the condominium form of ownership in Florida, each owner holds a unit together with an undivided share of the common elements, and the declaration of condominium sets out what those elements are. The parcel map shows the outline of that common land; the declaration explains how it is shared, maintained and paid for.

Questions to ask about shared spaces

A short set of questions to the association will settle what the public pages leave open. Ask which spaces the declaration names as common elements, and which, if any, are limited common elements tied to particular units, such as a parking space or a patio.

Ask for the most recent board records that mention the shared grounds, so you can see what the board has discussed and decided. Ask whether parking is assigned by unit or shared across a street number, and where a second car is expected to park.

What is near Tropic Schooner, and how far by road?

Tropic Schooner sits off Mainsail Drive inside Marco Shores, on the mainland north of the Jolley Bridge in unincorporated Collier County. Every distance in this section comes from one route table measured by road from the centre of the parcel, with a second figure for three short trips.

The route table

Place Free-flow route miles Walking miles Note
Mainsail Drive at the Tropic Schooner drive 0.1 0.23 the way out to the street
Marco Island Executive Airport 0.8 0.89 general aviation airport
Collier Boulevard at Mainsail Drive 1.2 1.1 the Marco Shores entrance road
Capri Boulevard at Collier Boulevard 2.2 not measured the turn for Isles of Capri
The Jolley Bridge 2.9 not measured bridge over the Marco River
Publix, North Collier Boulevard 4.8 not measured groceries, by road name
Rookery Bay Environmental Learning Center 5.4 not measured nature center

The island end of the Jolley Bridge 5.8 not measured across the bridge, by road
Manatee Middle 6.1 not measured district lookup school
Tigertail Beach 6.3 not measured Gulf beach across the bridge, by road
Tommie Barfield Elementary 8.0 not measured district lookup school, across the bridge
South Marco Beach access 8.4 not measured Gulf beach across the bridge, by road

NCH Baker Hospital, downtown Naples 15.0 not measured hospital
Coastland Center 15.9 not measured shopping
Southwest Florida International Airport (RSW) 45.6 not measured airport

The free-flow figures assume roads without traffic, so a real trip in season or at a busy hour takes longer than the table suggests. A row marked not measured simply has no figure in that column for this run.

Parcel lines and the way out

The trip from the grounds to the street is short. From the centre of the Tropic Schooner parcel, the Domain Realty Group route table measures the drive out to Mainsail Drive at about 0.1 free-flow route miles, or 0.23 walking miles. The parcel fronts Mainsail Drive, and every Tropic Schooner street number takes its address from that street.

Collier Boulevard and the airport

Two points on the way out mark the edge of the neighborhood. Collier Boulevard at Mainsail Drive, the Marco Shores entrance road, is about 1.2 free-flow route miles away, or 1.1 walking miles, and Marco Island Executive Airport is about 0.8 free-flow route miles, or 0.89 walking miles. The route table lists that airport as a general aviation airport.

The last named state work at the Mainsail Drive intersection was a 2020 resurfacing of Collier Boulevard from Fiddler's Creek to the Jolley Bridge, which upgraded the signals there. The county's 2025 capacity report lists a nearby Collier Boulevard segment as over capacity, and no project at the Mainsail Drive intersection had been announced in the sources read on November 6, 2026.

Neighbors along Collier Boulevard

Hammock Bay and Fiddler's Creek are separate neighboring communities along Collier Boulevard, and the route table gives a measured distance to neither of them. The turn onto Capri Boulevard for Isles of Capri comes at about 2.2 free-flow route miles from the parcel centre. Each of those places keeps its own records, its own associations and its own sales, and this page carries none of their figures.

The Jolley Bridge and the island beaches

The bridge over the Marco River joins the mainland to the island. The Jolley Bridge is about 2.9 free-flow route miles from the parcel centre, and its island end about 5.8 free-flow route miles. Across the bridge by road, Tigertail Beach is about 6.3 free-flow route miles away and the South Marco Beach access about 8.4 free-flow route miles. Tropic Schooner sits at the mainland start of that trip, in Naples 34114, and the beaches are a drive across the bridge rather than a feature of the grounds.

Groceries, nature and the resort course

Publix on North Collier Boulevard is about 4.8 free-flow route miles away by road, and Coastland Center about 15.9 free-flow route miles. Rookery Bay Environmental Learning Center is about 5.4 free-flow route miles away, and The Rookery at Marco clubhouse, a course whose tee times are sold through the resort operator, about 5.6 free-flow route miles. Check the learning center's own schedule before a visit. The resort course is a separate business with its own operator; nothing about it is tied to a Tropic Schooner unit.

Hospitals, I-75 and the airports

For hospital care the route table counts about 9.0 free-flow route miles to the Physicians Regional campus on Collier Boulevard and about 15.0 to NCH Baker Hospital downtown. For the interstate, the route table gives about 12.7 free-flow route miles to the I-75 on-ramp at Collier Boulevard, exit 101, with Naples Airport about 13.9 and Southwest Florida International Airport about 45.6 free-flow route miles out. Fifth Avenue South in downtown Naples is about 14.1 free-flow route miles away by road.

Which schools and public services reach Tropic Schooner?

Collier County Public Schools assigns schools by address, and a district lookup for a Tropic Schooner street number returned three schools for the current school year. Fire service and the other county services follow the address too, through the tax roll for this part of unincorporated Collier County in Naples 34114, and each is set out below.

The district lookup

Collier County Public Schools' address lookup for a Tropic Schooner street number, carried here for 2026-27, assigned Tommie Barfield Elementary on Marco Island, Manatee Middle and Lely High, with their published grades in the table below. By road, Manatee Middle is about 6.1 free-flow route miles from the parcel centre, Tommie Barfield Elementary about 8.0 and Lely High about 8.9 free-flow route miles. The lookup ties each school level to an address rather than to the condominium as a whole. A district assignment that crosses the bridge for one level does not change where Tropic Schooner sits, which stays on the mainland in Naples 34114.

Published state grades

Level School Published state grade
Elementary Tommie Barfield Elementary A, per the school's own page
Middle Manatee Middle A, 2025-26
High Lely High B, 2025-26

The district publishes state grades for its schools each year, and the elementary grade in this table is the one that school posts on its own page. A grade is a single yearly measure set by the state, so read the district's current grades list for the year you need rather than treating one row as permanent.

Confirming one address

Ask Collier County Public Schools to confirm the assignment for the exact unit before you rely on it. District boundaries can be redrawn from one school year to the next, and the district's school choice process runs on its own calendar each year.

Fire service in unincorporated Collier

As an address in unincorporated Collier County, Tropic Schooner gets its fire service from the Greater Naples Fire Rescue District, the fire line on its tax roll. The district's millage appears on every unit's tax bill as its own line, which is how an owner can confirm the provider from the bill itself. County departments handle permits, roads and code questions for the grounds. For water and trash service at a particular unit, ask the association which providers serve the street numbers and how those bills are handled.

How does Tropic Schooner sit beside its sibling records?

Tropic Schooner shares Mainsail Drive with six other condominium records that the county keeps apart from it. This page covers Tropic Schooner alone, so every count, size, year and deed on it belongs to the 240 units at street numbers 1500 to 1544 Mainsail Drive and to none of the sibling records elsewhere on the same street.

Seven condominium records in Marco Shores

Marco Shores holds seven county condominium records near Mainsail Drive, and Tropic Schooner is the one on this page, kept apart from the sibling records Mainsail I to IV and Fairways I and II. The county files each record under its own condominium name, and a Tropic Schooner deed carries the Tropic Schooner condominium name in its legal description. That legal description, not the street name, is what ties a sale to this condominium.

Mainsail I to IV and Fairways I and II

The four Mainsail records and the two Fairways records are sibling condominiums, each with its own declaration, its own sizes on the roll and its own sales. Their figures are kept off this page on purpose. A sibling unit can look similar in a listing photo and still differ from a Tropic Schooner unit in its build year, its recorded size, its association and its costs, and each of those differences changes how a sale should be read.

Keeping the records apart

A search by street name alone pulls the siblings in with Tropic Schooner, so filter by the condominium name or by the street numbers 1500 to 1544. When a listing, an appraisal or a tax notice cites a Mainsail Drive address, check the street number against the table at the top of this page before reading any figure on it as a Tropic Schooner figure. You can search current listings by condominium name, browse other Naples communities we cover, or ask one of our agents to pull the records for a single unit. If you own a unit here and want a figure built from Tropic Schooner records only, request a home valuation or contact our team.

Who runs Tropic Schooner, and what costs are published?

One condominium association governs Tropic Schooner, the condominium of 240 units at 23 street numbers on Mainsail Drive in Naples 34114. It keeps a website of its own, yet its dues, budgets and written rules stay with owners, so a buyer's picture of costs comes from listing fields and from the resale papers a seller delivers.

The association and its website

Tropic Schooner Condominium Apartments of Marco, Inc. runs the condominium, and its own website names Newell Property Management on the contact page, read November 6, 2026. The site is small and plain: a home page, an About page, a public documents page, a notices page, a resources area and the contact page. The About page describes the condominium in the association's own words, and the contact page lists two weekday mornings when the management office is open. The public documents page held a single social calendar when it was read, and the resources area is marked for owners, with files sorted by category behind the owners' sign-in. Our agents can ask for the owner-side papers through the listing side early in a contract, so the answers come back while there is still time to act on them.

Dues on the owners' side of the website

The association keeps its dues, rules and governing documents behind an owner login, checked November 6, 2026, so the dues and the leasing, pet, guest and vehicle rules are not published. Florida's resale statute names the annual budget and the year-end financial statement among the papers a seller delivers, so the adopted figures reach a buyer once a contract is signed. Until then, the public figures to go on are what listing agents type into the MLS, shown in the next section with its date and row count. Ask the seller early for the current budget, the most recent statement of the unit's account and any notice of a coming change, and read all three together.

MLS fee fields, October 29, 2026 export

In the October 29, 2026 MLS export, the Condo Fee field on Tropic Schooner rows has a median of $435 a month (n 18), and the Total Annual Recurring Fees field a median of $5,220 (n 18), figures entered on listings and not published by the association. The same October 29, 2026 MLS export shows an application fee field with a median of $150 (n 17) and a Master HOA fee field of $0 on 18 rows.

MLS fee field, SUPPORTING, October 29, 2026 MLS rows with the figure Figure
MLS Condo Fee field, monthly median, October 29, 2026 18 $435
MLS Condo Fee field, range, October 29, 2026 18 $400 to $1,200 (one quarterly row)
MLS Total Annual Recurring Fees field, median, October 29, 2026 18 $5,220
MLS application fee field, median, October 29, 2026 17 $150
MLS Master HOA fee field, October 29, 2026 18 $0

Listing agents fill these fields in when a unit goes on the market, so a single entry can lag the board's latest budget. The one row entered by the quarter is the reason the range in the table reaches a four-figure amount, since that row states three months at once. Treat every line of the table as SUPPORTING evidence drawn from listings, and ask the seller for the latest statement from the association before you set a budget of your own. Compare the export with current Naples listings, which may carry newer entries.

Rules that are not published

The association does not publish a minimum lease term, a yearly lease cap, a pet limit or vehicle rules, so ask for the declaration and the rules before writing an offer. The governing papers settle those questions: the declaration of condominium, the articles, the bylaws, the written rules and any amendments recorded over the years. Ask the association whether the board approves a sale or a lease before it takes effect, what an applicant submits and how long the board takes to answer. If a tenant occupies a unit when you tour it, ask the seller for the lease and its end date in writing, and ask the association how a lease in place carries over at closing.

Budget notices and special assessments

The association's notices page listed a draft 2027 budget for an owners' meeting on November 6, 2026, open only through the owner login. As of November 6, 2026, no special assessment at Tropic Schooner had been announced in any public source we found. Request the adopted 2027 budget once the board votes, along with the reserve schedule that sits inside it, and compare the two versions line by line if both reach you. Ask the seller whether board records from the past year discuss roof work, paving, painting, insurance renewals or a vote on new charges, since those are the items that tend to move a budget. The estoppel certificate, covered in the next section, is the other place a pending charge would appear for one specific unit.

Records the association keeps

Florida's records website rule, s. 718.111(12)(g), reaches condominium associations of 25 or more units, so ask how owners of the 240 units here reach official records online. Florida law treats a long list of papers as official records: the declaration and its amendments, the bylaws and rules, records of board and owner meetings, insurance policies, contracts, financial reports and the accounting records themselves. Whether that area holds the full set the statute calls for is not assessed on this page. The practical questions for a buyer are simpler: which records a new owner can open after closing, how a sign-in is issued, and how long the board takes to answer a written records request.

What Florida condominium law matters on a Tropic Schooner resale?

Five parts of Florida's condominium statute shape a resale at Tropic Schooner on Mainsail Drive in Naples: the buyer's cancel window, the estoppel certificate, the building inspection and reserve study rules, the height test inside those rules, and the split of insurance between the association and each owner. Each one is a reason to read the papers early.

The resale cancel window

Florida's s. 718.503 gives a resale buyer 7 days, weekends and legal holidays not counted, to cancel in writing when the condominium documents did not arrive more than 7 days before the contract was signed, and that right ends at closing. The papers in question include the declaration, the articles of incorporation, the bylaws, the rules, the year-end financial statement, the budget and a sheet of frequently asked questions the association prepares. Count from the date the papers reach you, and keep the delivery receipt or email that shows the date. If you would like a second reader on the package, contact our team before the window starts to run, so the questions go out on the first day.

Estoppel certificates

When a unit changes hands the association issues an estoppel certificate, and s. 718.116 caps the charge at $250, plus $100 when expedited, with as much as $150 more when money is past due. Those are the statute's base caps, which the statute adjusts for inflation on a set cycle, so the fee line on the certificate itself governs. The certificate states what the unit owes the association on the date it is issued: regular assessments, any special charges and late charges. Florida law makes a new owner share liability for assessments left unpaid at transfer, so the certificate is the buyer's check that the seller's account is clear. Ask the title company when it plans to order the certificate, and read it next to the seller's own statement of charges. The figures in the certificate are the association's own, not the listing fields, and they control at the closing table.

Milestone inspections and reserve studies

Florida's milestone inspection law (s. 553.899) and structural integrity reserve study law (s. 718.112(2)(g)) reach condominium buildings of three or more habitable stories; listings describe two-story buildings at Tropic Schooner, so ask the association whether either applies. Ask the association for any milestone report or reserve study it holds and for its reserve schedule before you sign. Ask as well for the most recent engineer's or contractor's letters on roofs, balconies, walkways and exterior walls, and for the board records that discuss them. Read them beside the budget, so any planned work lines up with money set aside for it.

What the statutes say about building height

The reserve study paragraph adds in its own text that it does not apply to buildings less than three stories in height. Both laws count stories, and the county roll records no story count for any unit at Tropic Schooner. The association, its engineer or the county building department can say how the law reads for each building on Mainsail Drive. Until that answer is in writing, treat height as an open question and keep the conditional wording above in mind when you read the resale package.

Who insures what in a Florida condominium

The association's master policy covers the building and each owner insures the unit under s. 718.111(11), so ask for the master policy declarations to read the coverage and the deductible. Under that statute the association insures the property as it was first installed, and the owner insures finishes and fixtures inside the unit, such as floor, wall and ceiling coverings, appliances, water heaters, cabinets and countertops. A master policy's hurricane deductible is often written as a share of insured value, and a large storm claim can reach owners through an assessment. Ask an insurance agent to quote the unit policy after reading the master declarations, so the two policies meet without a gap.

What are property taxes at Tropic Schooner, with worked rows?

Tropic Schooner pays the taxes of unincorporated Collier County, not those of any city. Every unit on Mainsail Drive sits in one millage area on the 2026 roll, so the same rate meets every owner in Naples 34114, and the bill differs by taxable value and by whether a homestead mark is on the account.

Millage lines for area 130

On the 2026 roll, all 240 Tropic Schooner units carry millage area 130 in unincorporated Collier County, ten levy lines adding to 10.3696 mills, and the roll shows no CDD, MSTU or city line for them.

County 2026 millage line Area 130
County line: Collier County general fund 3.0107
County line: School board, local board 2.2480
County line: Greater Naples Fire Rescue District 2.0000
County line: School board, state law 1.8990
County line: Unincorporated general MSTD 0.6844
County line: Conservation Collier 0.1772
County line: Collier Mosquito Control District 0.1331
County line: Big Cypress Basin 0.0978
County line: South Florida Water Management District 0.0948
County line: County water pollution control program 0.0246
County millage, every line 10.3696

The county appraiser sets taxable value each year, and each taxing body adopts its own rate at public hearings in the fall. The school appears on two lines, one set by the local board and one required by state law, and the two water lines fund regional drainage and water supply work.

Fire and county lines

Two of those lines are the Greater Naples Fire Rescue District at 2.0000 mills and the unincorporated general MSTD line at 0.6844 mills. The 2026 roll shows a non-ad valorem amount of $0.00 on all 240 units. The fire line funds the district that answers calls in this part of unincorporated Collier, and the county general fund line carries the largest share of the whole rate. A non-ad valorem charge, where one exists, shows up on a bill as a flat amount rather than a rate, which is why the roll reports it apart from the mills.

Homestead on the roll

The median 2026 county tax across the 240 units is $2,137.16, and 57 of the 240 carry a homestead mark on the roll. Florida's homestead rule takes value off a primary residence and, after the first year, caps how fast its assessed value can grow, while a unit without that mark carries a looser cap on the non-school lines. When a unit sells, the cap resets, so a buyer should expect the next bill to follow the price paid and not the seller's bill. Owners thinking about a sale can start with a home valuation and read it next to the most recent tax bill.

Worked tax rows

The two rows below work through the arithmetic for a sample value and for the Tropic Schooner sale median in county deeds from September 2025 through August 2026.

Example value Value Millage area Mills Ad valorem estimate, no exemption Ad valorem estimate, with homestead
Per $100,000 of taxable value $100,000 130 10.3696 $1,036.96 $613.37
Tropic Schooner county T12 median sale $252,000 130 10.3696 $2,613.14 $2,189.55

Treat both rows as INFERRED arithmetic: they apply 10.3696 mills for millage area 130 to an example value, leave out non-ad valorem charges, and give way to the appraiser's taxable value and the real bill. Read the first row as a scale: every step of taxable value of that size adds the same amount, so a buyer can stretch it to any value the appraiser sets. In the second row, the deed median stands in for a taxable value, and a real taxable value can come in below a sale price. The homestead column takes the standard homestead amount off the value before the rate is applied, and it fits a buyer who files and qualifies.

What do flood records show for Tropic Schooner?

Flood records for Tropic Schooner start from one tested point on Mainsail Drive in Naples 34114, read against the current FEMA map, plus a county hurricane planning layer. Each reading is a starting place, and a buyer confirms the address and the unit with the county and an insurance agent before relying on it.

The tested flood point

At the point tested, 1514 Mainsail Dr, the FEMA map (panel 12021C0620J, effective February 8, 2024) shows Zone AE with a base flood elevation of 8 feet; confirm by address. Flood mapping can differ across one parcel, so confirm by address and by unit before you rely on any one reading. A map reading tells you how FEMA rates the ground at a point, not how high a given unit's floor sits above it. The 23 street numbers spread across one parcel, so a reading at one of them is a sample of the grounds, not a reading for every door.

Lenders and flood insurance

On a federally backed mortgage, a lender will generally require flood insurance for a building in a special flood hazard area such as Zone AE. For a condominium in a special flood hazard area, Fannie Mae's Selling Guide expects a master flood policy for at least the lesser of 80 percent of replacement cost or the federal maximum for each unit. Ask the association for its flood policy declarations, so the coverage limit can be checked against that standard before the loan is underwritten. A cash buyer is not held to those loan rules, but the exposure is the same, so the unit flood policy stays on the list either way.

Community Rating System

Eligible NFIP flood policies in unincorporated Collier County can earn up to a 25 percent discount under the county's Class 5 rating in FEMA's Community Rating System (CRS), so confirm at quote time. The rating belongs to the county as a whole and reflects its floodplain work, so it does not change from one Mainsail Drive address to the next. Federal flood premiums are now priced building by building, using distance to water, the kind of flooding, the foundation, the height of the lowest floor and the cost to rebuild.

Evacuation planning

Hurricane evacuation Zone A covers the Marco Shores area in a Collier County layer read for a November 2026 research file, so confirm the zone for the exact address with the county. An evacuation tier is a storm planning tool, separate from a FEMA flood map, and the county can order an area out when a storm approaches. Owners who are away for part of the year can sign up for county alerts and leave the association a way to reach them. Ask the association what it expects of owners when an order is issued, such as moving items off balconies and leaving a key for the manager.

Checking each unit

Ask the seller and the association whether an elevation certificate exists for the building that holds the unit you want. That form, prepared by a licensed surveyor, records the height of the lowest floor and of the building's machinery against the flood map, and it is the paper an insurance agent uses to price a policy. Ask the loan officer for the flood determination on the exact address as well, since that form decides whether flood coverage is required for the loan. Keep the certificate, the determination and the insurance quote together, and check that all three name the same street number and unit.

What do storm records show for Marco Shores?

Storm records for the Marco Shores area are area records, not records about one building. For Tropic Schooner on Mainsail Drive in Naples, the useful questions concern what the association has done since 1983 to its roofs, windows and insurance, and what owners were told after each storm passed.

Irma in 2017 and Ian in 2022

Hurricane Irma in September 2017 and Hurricane Ian in September 2022 both struck the Collier coast, and no public report we found names Tropic Schooner in either storm's record. A storm that crosses a county reaches each building in its own way, so an area account says little about one condominium. The association's meeting records, insurance claims and repair contracts from those years are the records that speak to this property. A seller can ask the board for them, and a buyer can read them during the cancel window described above.

What to ask about storm preparation

Ask the association how it readies the buildings before a storm, who does the work and what owners are expected to do in their own units. Ask whether the association sets standards for shutters or impact windows, and whether an owner must get approval before replacing a window or door. Ask for the date of the most recent roof work at the street number that holds the unit, and for any permits on file with the county. If a listing remark describes impact windows, treat it as a fact about one unit, not about the building.

Wind and building code questions

The roll dates the condominium to 1983, nine years before Hurricane Andrew in 1992 and well before Florida's statewide building code took effect on March 1, 2002. Insurers credit buildings of that era mostly through a wind mitigation report, which checks the roof covering, how the roof deck is fastened, how the roof meets the walls, any secondary water barrier and the covering on each opening. A single unrated opening can lower the rating for a building. Ask whether the association holds a current wind mitigation report for the street number that holds the unit, and whether a unit owner's own windows count toward it. Florida's mitigation form was updated in 2026, and a report stays usable for up to five years, so check its date before a quote relies on it.

Which other places carry a similar name?

Several records nearby share part of this name, so read the full condominium name and the unit number on every deed, listing and tax bill. This page covers Tropic Schooner on Mainsail Drive in Naples 34114 alone, and the checks below keep a unit from being matched to the wrong record.

The name on this page

The condominium on this page is not in the City of Marco Island, not the Murex land-lease community also called Marco Shores, not MainSail Apartments, and not Mainsail I to IV or Fairways I and II.

On a contract or a title search, look for the words Tropic Schooner in the legal description, with a street number from 1500 to 1544 Mainsail Drive and a unit number. Other condominiums in Southwest Florida carry Schooner or Tropic in their names, and none of them is this one.

Sibling records on the same street

Mainsail I, Mainsail II, Mainsail III, Mainsail IV, Fairways I at Marco Shores and Fairways II at Marco Shores are the sibling records farther along Mainsail Drive. Each keeps its own association, documents and deed history. The Marco Shores page on this site covers those siblings, and this page counts none of their units or sales.

How do Tropic Schooner county prices sit beside similar older condominiums?

The table sets Tropic Schooner beside four older resale condominiums from county records for the same twelve months, plus a labelled siblings row. Peer figures stay in the table. Rows run by straight-line distance from the Tropic Schooner parcel, so read them as context for a price, never as a ranking of places.

County peer table

Community Peer tier Straight-line miles County condominium units Roll year built, middle value County deeds, September 2025 through August 2026 County median
County peer Deauville Lake Club peer 8.63 240 1990 11 median $240,000
County peer Glades peer 8.73 1211 1976 54 median $204,500
County peer Naples Sandpiper Bay Club peer 10.53 234 1987 16 median $273,500
County peer Royal Bay Villas peer 10.81 92 1976 9 median $259,000
Siblings Mainsail I to IV and Fairways I and II, not a peer siblings 0.46 314 1990 16 median $265,000

Each peer row gives county condominium figures for an older resale condominium with the straight-line miles from the Tropic Schooner parcel, listed by distance and not ranked, and the last row holds the sibling records.

Pages for nearby communities

Each peer in the table has its own page on this site, separate from Tropic Schooner: Deauville Lake Club, Glades, Naples Sandpiper Bay Club and Royal Bay Villas. Fiddler's Creek and Isles of Capri are separate neighboring communities with pages of their own, and neither appears in the peer table.

How the peers were picked

We asked the county roll for five to seven older condominium communities in the same part of Collier County. Four older resale condominiums met the test: county condominium deeds in the latest twelve months, with a middle sale price close to the Tropic Schooner figure for that window. The siblings row is labelled as siblings and is never a peer.

What should a buyer check before an offer at Tropic Schooner?

Four checks cover most of what the public record leaves open at Tropic Schooner: the resale packet, flood readings for the exact unit, the association's inspection and reserve papers, and the written rules. Each can be asked for in writing before an offer, and each answer belongs in the contract file.

Ask for the resale packet

Ask the seller for the declaration, the bylaws, the written rules, the current budget and the latest owners' meeting records. Ask the association to state the account balance on the unit before closing, and keep the date the documents reach you, since the law section above ties the cancel window to it.

Check flood by address

Flood readings can change from one point to the next on a single parcel. Ask the seller for an elevation certificate on the unit you want, get a flood insurance quote for that address, and ask the association which flood policy it carries on the building.

Ask about inspections and reserves

Ask the association whether Florida's building inspection and reserve laws reach its buildings, and ask for any engineering report it holds, its reserve schedule and the board's plan for roofs, paint and paving. Read those papers beside the budget, and ask whether any work is planned for the street number you want.

Read the rules before you sign

The association does not publish its rules online, as checked November 6, 2026, so get the declaration and the rules from the seller. Read the leasing, pet, guest and vehicle sections, and ask the association whether an approval step stands between a buyer and closing.

Each of the 240 Tropic Schooner units comes to 966 square feet as the county roll records them, one size for the whole condominium. The MLS export of October 29, 2026 shows living area for each listed unit as well. Ask for the floor plan of the exact unit before you write an offer.

Bedroom labels come from the MLS fields in the October 29, 2026 export, where every Tropic Schooner row carries two bedrooms and two full baths. The county roll keeps no bedroom count of its own, so confirm the layout of any unit from its floor plan and its listing before you make an offer.

When was Tropic Schooner built?

The 2026 county roll gives a 1983 year built to each of the 240 Tropic Schooner units, with no later year on any row. The roll keeps no completion month, so if an insurer needs an exact date for a building, ask the association for the certificate of occupancy and any later permit records.

Tropic Schooner uses 23 even street numbers, from 1500 to 1544 Mainsail Drive. Ten of them hold 8 units each, twelve hold 12 units each, and 1508 Mainsail Drive holds 16. The street numbers are postal addresses on the roll, so they do not stand for a count of buildings.

Send resale questions, document requests and account balance checks to that firm or to the board, and keep every answer in writing.

Can a Tropic Schooner condo be leased?

The association does not publish its leasing terms, as checked November 6, 2026, so any lease length, approval step or limit sits in the declaration and the written rules. What does Florida law give a condominium resale buyer?

Do Florida's milestone and reserve study laws reach Tropic Schooner?

Does Florida's records website rule reach Tropic Schooner?
