What are the key facts on Naples Sandpiper Bay Club condos for sale?

Naples Sandpiper Bay Club is a single resale condominium of 234 units on Sandpiper Bay Circle in East Naples. The county figures on this page come from qualified deeds over three windows. The MLS figures come from one export dated October 29, 2026. Each set keeps its own label, and the page never blends the two into one number.

Naples Sandpiper Bay Club county and MLS figures

The table keeps each source on its own rows, with the window or the export date in the first column.

Source and window Count Price
County qualified deeds, September 2025 through August 2026 16 median $273,500, $215,000 to $380,000
County qualified deeds, September 2024 through August 2025 9 median $275,000, $155,000 to $318,000
County qualified deeds, 60 months, September 2021 through August 2026 51 median $312,000, $155,000 to $420,000

MLS Active rows, October 29, 2026 export 5 median list $294,000, $259,000 to $320,000
MLS Pending rows, October 29, 2026 export 1 list $250,000

The first three rows are county deeds and the last three are MLS rows, so read each price against the label beside it.

One condominium on Sandpiper Bay Circle

The name on this page belongs to one condominium and to nothing larger. Naples Sandpiper Bay Club is one condominium on Sandpiper Bay Circle off Marlin Drive, south of US 41 East (Tamiami Trail East) and east of Naples Bay in East Naples, in ZIP 34112 and in unincorporated Collier County, millage area 280. The 2026 county roll lists 234 condominium units at Naples Sandpiper Bay Club, and every county sale from September 2024 through August 2026 was a resale. The roll places those 234 units in 13 buildings lettered A to M, with 18 units in each building. This page counts only the 234 units of the one county condominium, and it leaves out Royal Bay Villas, Harbor Lakes of Naples and every other condominium with Sandpiper in its name.

Every unit sits in one of those lettered buildings, and the page treats the 13 buildings as one condominium under one association. A building letter, a floor and a plan size are the three ways the sections below sort the county record, and each sort keeps to the same 234 units.

Where these numbers come from

Two record sets feed this page, and each one is counted on its own terms. We tracked the county's qualified deeds on the Naples Sandpiper Bay Club condominium from September 2021 through August 2026, 60 months in all. We tracked the MLS rows filed under the Development name NAPLES SANDPIPER BAY CLUB in the October 29, 2026 export, 26 rows in all.

Take one county deed first. A qualified deed the county recorded on a Building J unit at $277,000 falls inside the September 2025 through August 2026 window, so it counts once among the 16 county sales in that window.

Then take one MLS closing row. A row with Closed status in the October 29, 2026 export, filed under the Development name, counts once among the 20 MLS closings, at the sold price the listing agent entered.

The same sale can appear in both sets, but this page never matches a deed to an MLS row and never merges the counts. An earlier research pack for this condominium used a different twelve-month cut of the deeds. That cut is not printed here, since every window on this page runs from September through August so that each one lines up inside the 60 months tracked above.

What this page leaves out

Some facts a buyer will want are not in any public record we could read. Dues are handled in the association section further down, which says what the association publishes and what it does not. Flood records were carried for one building address only, so the flood section explains how to check the others by address. Whether a given unit holds an assigned dock is not public, so ask the seller and the association. The page does not rank units, buildings or floors, and it does not say which one a buyer should pick. Other condominiums in the area have their own pages, listed under Naples communities.

Can you buy a Naples Sandpiper Bay Club condo in East Naples today?

Yes, a unit can be bought whenever an owner offers one for sale. The October 29, 2026 export showed rows in Active and Pending status, and the live search below draws on current MLS data for the condominium. Every purchase here is a resale, so the seller is a current owner rather than a first seller of new units.

Rows in the October 29, 2026 export

The export is a single snapshot of MLS data, taken on one day. The October 29, 2026 MLS export held 20 Naples Sandpiper Bay Club closings at a median of $267,500, from $215,000 to $380,000, plus 5 Active rows at a median list price of $294,000 and 1 Pending row. Active means the unit was offered for sale on that day, and Pending means a contract had been signed but the sale had not yet closed.

One Development name in the MLS

Listing agents choose the Development name when they enter a unit. The MLS files Naples Sandpiper Bay Club under one Development name, NAPLES SANDPIPER BAY CLUB, and the live search on this page uses that label. If a unit were entered under a different name by mistake, it would not show in the search above, so an agent can also run a search by street on Sandpiper Bay Circle to catch it.

Before you tour a unit

A short set of questions saves time before a showing on Sandpiper Bay Circle. Ask the listing agent for the unit number, so you know the building letter and the floor from its first digit. Ask which plan size the county roll gives the unit, and set it beside the living area the listing shows. If a boat matters to you, ask the association, before the tour, about the assigned docks and how its loan form works. Ask for the condominium documents early, since the Florida resale rules covered further down tie the buyer's cancel window to the day those papers arrive. For a second opinion on value, our home valuation page explains how the team prices a unit, and you can reach an agent through the contact page.

Where is Naples Sandpiper Bay Club in Naples, FL 34112?

Naples Sandpiper Bay Club sits on Sandpiper Bay Circle, a loop drive reached from Marlin Drive in East Naples, south of US 41 East and east of Naples Bay. The land lies in unincorporated Collier County, in ZIP 34112, so the county, not a city, values the units, sends the tax bills and keeps the parcel records.

Sandpiper Bay Circle off Marlin Drive

Sandpiper Bay Circle is the drive that serves the condominium, and it meets Marlin Drive. Each of the 13 buildings carries a Sandpiper Bay Circle street number, from 3001 through 3072, as the building table in the next part of this page lists. From Marlin Drive, the way out runs by Sandpiper Street to US 41 East, and the route rows further down give each leg in route miles. Each route row starts from the centre of the condominium, so a unit at either end of the loop adds a short distance.

Unincorporated Collier County

The condominium lies outside any city limits. The Collier County Property Appraiser values each unit, and the county tax collector sends the yearly bill. The rate for these units is the millage area 280 rate set out in the tax section further down this page. Fire service comes from a fire district that appears as a line on the county millage, and the tax section names it. For a buyer, unincorporated status mostly decides where to look things up: county records, not city records, hold the parcel, permit and tax history for each unit.

East Naples around the condominium

East Naples is the stretch of Naples that runs along US 41 East to the east and south of Naples Bay. By the Domain Realty Group route table, the trip to Bayshore Drive at US 41 is about 1.1 free-flow route miles from the centre of Naples Sandpiper Bay Club, and the trip to Fifth Avenue South at 9th Street South is about 2.0 free-flow route miles. The parcels that border the condominium, the creek and the bay each get their own section in the next part of this page, along with the rest of the route rows.

What have Naples Sandpiper Bay Club condos sold for in county deeds?

County qualified deeds give three windows for Naples Sandpiper Bay Club on Sandpiper Bay Circle: the latest twelve months, the twelve months before, and 60 months in all. Each window below gives its count, its median and its low and high price, all taken from deeds. The counts are small, so read them as a record of what sold.

The latest twelve months

The newest window closes at the end of August 2026. County deeds show 16 Naples Sandpiper Bay Club sales from September 2025 through August 2026 at a median of $273,500, from $215,000 to $380,000. That window holds 16 deeds across 234 units, so most units did not change hands in it. The lowest price in the window, $215,000, is a county deed in Building E, and the highest, $380,000, is a county deed in Building G.

The twelve months before

The prior window runs from September 2024 through August 2025. In the twelve months before, September 2024 through August 2025, county deeds show 9 Naples Sandpiper Bay Club sales at a median of $275,000, from $155,000 to $318,000. The $155,000 deed at the low end of that window was recorded in Building G, and the $318,000 deed at the high end was recorded in Building C. Nine deeds is a thin base, and a single sale can shift the middle price a long way in either direction.

Sales over 60 months

The long window gives the widest base on this page. Over the 60 months from September 2021 through August 2026, county deeds show 51 Naples Sandpiper Bay Club sales at a median of $312,000, from $155,000 to $420,000, every one a resale. These are small counts, so this page reads no market direction from them. A 60-month median blends sales from different years, so it describes the whole span of 60 months and not any one year inside it.

County deeds by calendar year

The yearly table counts county qualified deeds by the calendar year of the sale, from 2016 onward.

County calendar sale year County qualified deeds County median Low to high
2016 20 $180,000 $155,000 to $227,500
2017 13 $194,500 $155,000 to $248,000
2018 11 $203,000 $160,000 to $233,000
2019 13 $175,000 $160,000 to $235,000
2020 22 $214,150 $150,000 to $285,000
2021 25 $275,000 $195,000 to $335,000
2022 7 $350,000 $315,000 to $420,000
2023 11 $342,000 $312,000 to $415,000
2024 6 $326,250 $275,000 to $410,000
2025 11 $277,000 $155,000 to $380,000
2026, January to August 13 $270,000 $240,000 to $325,000

Each year in the table holds from 6 to 25 deeds, which is too few to show a direction, so read it as a record of counts and prices by year and nothing more. The 2026 row stops at August, so it covers eight months rather than a full year.

Every recent sale a resale

Every deed in all three windows on this page passed a unit from one owner to the next. The county record for each of those sales shows an existing unit changing hands, so the prices above are what buyers paid to other owners. That holds for the 16 deeds in the latest twelve months, the 9 in the twelve months before them and the 51 county sales over the 60 months.

How do county deeds split by plan, floor and building?

County deeds for Naples Sandpiper Bay Club in East Naples can be sorted three ways: by the plan size the roll records, by floor from the unit number, and by building letter. Where a group has five or more sales in a window, its row shows a median. Where it has fewer, the row lists each price instead.

County deeds by plan size

The roll records two plan sizes, and the table sorts every deed by the plan of its unit.

County roll plan Units on the roll September 2025 through August 2026 September 2024 through August 2025 60 months, September 2021 through August 2026
1,100 square feet 182 14, median $265,000, $215,000 to $380,000 7, median $260,000, $155,000 to $295,000 43, median $307,500, $155,000 to $417,500
1,200 square feet 52 2, $277,000 and $280,000 2, $285,000 and $318,000 8, median $331,500, $277,000 to $420,000

By plan size on the county roll in those twelve months of county deeds, the 1,100-square-foot plan shows 14 sales at a median of $265,000, and the 1,200-square-foot plan shows 2 sales, at $277,000 and $280,000, too few for a median. Over the 60 months, county deeds show 43 sales at a median of $307,500 for units of 1,100 square feet, as the roll records them, and 8 sales at a median of $331,500 for the larger plan. The larger plan holds 2 sales in each twelve-month window, so its prices print one by one there.

County deeds by floor

Floors here come from the first digit of the unit number: 1xx units sit on the first floor, 2xx on the second and 3xx on the third.

County floor by unit number Units on the roll September 2025 through August 2026 September 2024 through August 2025 60 months, September 2021 through August 2026
First floor, units 1xx 78 6, median $265,000, $240,000 to $325,000 5, median $260,000, $155,000 to $279,000 19, median $280,000, $155,000 to $417,500
Second floor, units 2xx 78 5, median $247,500, $215,000 to $305,000 no sale 13, median $315,000, $215,000 to $420,000
Third floor, units 3xx 78 5, median $290,000, $249,900 to $380,000 4, $200,000, $285,000, $295,000, $318,000 19, median $312,000, $200,000 to $412,000

In the latest twelve months, county deeds show 6 first floor sales at a median of $265,000, 5 second floor sales at a median of $247,500 and 5 third floor sales at a median of $290,000. In the twelve months before, the second floor shows no sale and the third floor shows 4 county sales, so those two rows list prices only. Each floor holds 78 units on the roll.

County deeds by building

Each of the 13 buildings holds 18 units, so a building row seldom carries many sales.

County building September 2025 through August 2026 September 2024 through August 2025 60 months, September 2021 through August 2026
Building A no sale 2, $200,000 and $275,000 5, median $322,500, $200,000 to $345,000
Building B 3, $260,000, $280,000, $305,000 no sale 4, $260,000, $280,000, $305,000, $410,000
Building C no sale 1, $318,000 1, $318,000
Building D 2, $245,000 and $249,900 1, $285,000 4, $245,000, $249,900, $285,000, $315,000
Building E 3, $215,000, $242,500, $247,500 1, $240,000 5, median $242,500, $215,000 to $307,500
Building F no sale no sale 3, $312,500, $316,000, $375,000
Building G 3, $240,000, $290,000, $380,000 1, $155,000 5, median $290,000, $155,000 to $412,000
Building H no sale 1, $295,000 5, median $345,000, $295,000 to $420,000
Building I no sale 1, $279,000 1, $279,000
Building J 1, $277,000 no sale 4, $277,000, $297,000, $335,000, $415,000
Building K 2, $280,000 and $325,000 no sale 7, median $335,000, $280,000 to $417,500
Building L 1, $290,000 1, $260,000 3, $260,000, $290,000, $360,000
Building M 1, $270,000 no sale 4, $270,000, $300,000, $312,000, $330,000

Where a plan, floor or building has fewer than five county sales in a twelve-month window, its row shows the count and the prices and no median. In the latest twelve months, Buildings B, E and G each show 3 county sales, and Buildings A, C, F, H and I show no sale. Over the 60 months, Building K shows the most county sales, 7, at a median of $335,000. Building C and Building I each show a single sale across those 60 months.

Why some rows show counts

A middle price taken from two or three sales says very little, so those rows list each sale instead. Five is the threshold this page uses for every county median, in every window and in every group. Where a row says no sale, the county recorded no qualified deed for that group in that window. With 18 units in a building, a window can easily pass without a deed, and a blank row says nothing about the building itself. Deeds the county does not mark as qualified are left out of every count on this page.

What does the MLS show for Naples Sandpiper Bay Club condos?

The October 29, 2026 MLS export holds 26 rows for Naples Sandpiper Bay Club on Sandpiper Bay Circle under one Development name, made up of closings, Active rows and one Pending row. The fields below are the export's own, entered by listing agents, and this section keeps them apart from the deed record.

MLS fields, October 29, 2026 export

Four fields in the export read the same on every row.

MLS field, October 29, 2026 export MLS value MLS rows
MLS Development name NAPLES SANDPIPER BAY CLUB 26
MLS bedrooms field 2 Bed 26
MLS baths 2 full baths 26
MLS Building Design band, entered by listing agents Low Rise (1-3) 26

The Building Design band is a field that listing agents fill in when they enter a unit, and the bedrooms value is the export's own field rather than a measurement taken by anyone.

Bedroom and bath fields

In the export dated October 29, 2026, the MLS bedrooms field reads 2 Bed and the baths field reads 2 full baths on each row for the condominium. Those labels come from the listing entry, so confirm the layout of a given unit at the showing and in the condominium documents. The roll records plan size and not rooms, so this page does not tie a bedroom label to a plan.

Why county and MLS records differ

The two record sets answer different questions. County deeds capture the price on a recorded transfer, while the MLS holds what a listing agent entered when the sale closed. Their windows differ too: the county windows run from September through August, while the MLS figures come from a single export date. A sale can sit in one set and not the other, and a price can be entered differently in each, so this page prints each set under its own label and does not try to match them. For help reading either set on a specific unit in Naples, FL 34112, our agents can pull both records.

What are the buildings at Naples Sandpiper Bay Club?

Naples Sandpiper Bay Club on Sandpiper Bay Circle in East Naples, 34112, is spread across 13 buildings lettered A to M, and each one holds 18 units on the 2026 county roll. Street numbers on the loop run from 3001 to 3072, and every building carries the same split of the two unit sizes, as the table below sets out.

The buildings by letter

Each row comes from the 2026 county roll for one street address on Sandpiper Bay Circle.

County building Street address Units on the roll Units of 1,100 on the roll Units of 1,200 on the roll Homestead on the roll
Building A 3002 Sandpiper Bay Cir 18 14 4 7
Building B 3001 Sandpiper Bay Cir 18 14 4 3
Building C 3011 Sandpiper Bay Cir 18 14 4 5
Building D 3012 Sandpiper Bay Cir 18 14 4 3
Building E 3021 Sandpiper Bay Cir 18 14 4 3
Building F 3031 Sandpiper Bay Cir 18 14 4 5
Building G 3032 Sandpiper Bay Cir 18 14 4 4
Building H 3041 Sandpiper Bay Cir 18 14 4 4
Building I 3051 Sandpiper Bay Cir 18 14 4 4
Building J 3061 Sandpiper Bay Cir 18 14 4 7
Building K 3062 Sandpiper Bay Cir 18 14 4 2
Building L 3071 Sandpiper Bay Cir 18 14 4 1
Building M 3072 Sandpiper Bay Cir 18 14 4 6

The homestead column is a count of units whose owners filed for the exemption, not a share, and it moves as units change hands. The size columns read the same on every row, so a building's letter points to an address and a sales record rather than a different plan mix.

Buildings A to D

Building A stands at 3002 Sandpiper Bay Cir, Building B at 3001, Building C at 3011 and Building D at 3012, and each of the four holds 18 units. Each of these four has the same mix: 14 units of 1,100 square feet and 4 units of 1,200 square feet, as the county roll records them. Homestead counts differ more than the plans do: the roll marks 7 homestead units in Building A, 3 in Building B, 5 in Building C and 3 in Building D. County deeds from September 2025 through August 2026 show no sale in Building A and no sale in Building C, 3 sales in Building B and 2 in Building D, all too few to summarize. Over 60 months, September 2021 through August 2026, county deeds number 5 in Building A, 4 in Building B, 1 in Building C and 4 in Building D. Each price sits in the county deeds by building table earlier on this page.

Buildings E to H

The middle group is Building E at 3021 Sandpiper Bay Cir, Building F at 3031, Building G at 3032 and Building H, each with 18 units split the same way as the first four. On the 2026 roll, Building E has 3 homestead units, Building F has 5, and Building G and Building H have 4 each. County deeds in the latest twelve months, September 2025 through August 2026, show 3 sales in Building E, 3 in Building G and no sale in Building F or Building H. Over 60 months, September 2021 through August 2026, county deeds show 5 sales in Building E, 3 in Building F, 5 in Building G and 5 in Building H. Counts this small rank nothing.

Buildings I to M

The last five letters sit at 3051 Sandpiper Bay Cir for Building I, 3061 for Building J, 3062 for Building K, 3071 for Building L and 3072 for Building M. Each again holds 18 units in the same two sizes. Homestead counts on the 2026 roll are 4 in Building I, 7 in Building J, 2 in Building K, 1 in Building L and 6 in Building M. County deeds from September 2025 through August 2026 show no sale in Building I, one sale each in Building J, Building L and Building M, and 2 sales in Building K. Over 60 months, September 2021 through August 2026, county deeds count 1 sale in Building I, 4 in Building J, 7 in Building K, 3 in Building L and 4 in Building M.

Three floors in each building

This page reads the number of floors from two records rather than from a single field. Unit numbers on the county roll run through the 100s, 200s and 300s in every building, and the MLS Building Design field reads Low Rise (1-3) on all 26 rows, so each building has three floors. The county deeds by floor table earlier on this page groups sales by those series. Ask the listing agent to confirm a unit's floor before a showing.

How large are Naples Sandpiper Bay Club condos, and when were they built?

Units at Naples Sandpiper Bay Club in East Naples, 34112, come in two sizes, 1,100 and 1,200 square feet, as the 2026 county roll records them, and every unit on that roll dates from 1987. The MLS export of October 29, 2026 lists two bedrooms and two baths on each row it holds under this Development name.

Sizes on the county roll

The 2026 county roll records two unit sizes at Naples Sandpiper Bay Club, 182 units of 1,100 square feet and 52 units of 1,200 square feet, with base area equal to adjusted area and a median of 1,100 square feet. The smaller plan accounts for 14 of the 18 units in every building, and the larger plan for the other 4. A roll size is the appraiser's figure for tax purposes, not a measured drawing, so ask for the plan itself when the layout matters to your offer.

MLS living area beside the roll

On five units that the roll records at 1,100 square feet, the October 29, 2026 MLS export shows 1,200 square feet of living area, so this page labels every size figure with its source. A listing's living area is whatever the listing agent enters, while the roll figure comes from the property appraiser's files. When an MLS row shows the larger figure on a unit you believe is the smaller plan, ask the agent where the number came from before you compare prices. For a written estimate on a unit you already own here, start with our home valuation request.

Bedroom labels in MLS rows

Every one of the 26 Naples Sandpiper Bay Club rows in the October 29, 2026 MLS export lists two bedrooms and two baths. This page does not tie a bedroom label in those MLS rows of October 29, 2026 to either plan size, since a row does not say which plan it describes.

Year built and occupancy dates

The county roll records all 234 units as built in 1987. Collier County's milestone inspection list, in its January 2026 copy, dates the certificates of occupancy for the 13 buildings from October 14, 1986 to June 9, 1987. The earliest certificate falls late in 1986, while the roll gives 1987 for every unit, so the two records date the buildings by different events. With no unit added after 1987, every purchase at Naples Sandpiper Bay Club is a resale, and the inspection and reserve records covered later on this page carry weight in an offer.

What shared spaces does the association describe?

As of November 5, 2026, the association for Naples Sandpiper Bay Club on Sandpiper Bay Circle describes two swimming pools, a clubhouse and a set of assigned boat docks on Haldeman Creek. The county roll and a February 2023 aerial photograph add detail, and where the records differ, this section reports what each one says without choosing between them.

Shared spaces the association names

The association describes two swimming pools and a clubhouse at Naples Sandpiper Bay Club, as of November 5, 2026. The association's website also posts a social committee calendar for the clubhouse and a form for reserving it, as read on November 5, 2026. Hours and booking terms for the clubhouse are not on the association's public pages, so ask the general manager on site.

The recreation parcel

The association's recreation parcel at 3000 Sandpiper Bay Circle sits inside the condominium land as its own county parcel. The county roll lists one pool, built in 1987, on the association's recreation parcel, while the association describes two. The roll also records a building dated 1987 on that parcel and brick decking entered in 2021. A roll entry describes improvements for tax purposes, so the roll's pool count and the association's are both reported as each source gives it.

Docks the association lists as assigned

The association states that Naples Sandpiper Bay Club has 30 privately assigned boat docks on Haldeman Creek with access to Naples Bay and the Gulf, as of November 5, 2026. With 30 docks for 234 units, a dock does not come with every unit, so ask the seller and the association whether a dock assignment transfers with a sale. The association's pages, read November 5, 2026, name a Dock Master and post Dock Rules and Regulations for the assigned docks. How a dock is first assigned, and whether the association keeps a waiting list, is not on those pages. The 2026 county roll lists no dock on any unit or on the association's recreation parcel, so the roll cannot show which unit holds an assigned dock.

The dock loan form and the Board

As of November 5, 2026, the association's website posts a dock loan form for owners. Using a dock takes the association's dock loan form, approval by the Board and the Dock Master, and proof of boat insurance, and the association does not publish whether a dock is bought or leased. Under that form, as the association posts it on November 5, 2026, an owner who holds an assigned dock may loan the space to another owner for a stated term, and the borrower gives a unit number on the form. Ask the association how a loan ends and whether it can be renewed.

What the 2023 aerial shows

One public aerial photograph helps place the condominium against the water around it. A USDA aerial photograph from February 14, 2023 shows a canal along the east side of the condominium with a seawall walkway and boats tied up along it. The aerial does not show whether a given berth is assigned, so it cannot stand in for the association's dock list as of any date. It shows one winter day, not conditions on the canal now.

What is Haldeman Creek, and how does a boat reach Naples Bay?

Haldeman Creek is the channel that runs west from East Naples, 34112, into Naples Bay, and Naples Bay leads south to the Gulf through Gordon Pass. Depth, bridge height and travel time for a given boat are not published for the stretch beside Naples Sandpiper Bay Club, so the answers below point to the people to ask.

The creek channel

Naples Boat Yard, at the east end of Haldeman Creek, calls the creek a dredged, marked channel off Naples Bay that can run a little shallow on extreme low tides, and depth and bridge clearance for this stretch are not published, so ask before you bring a boat. Florida's manatee protection rule for Collier County covers Naples Bay and much of Haldeman Creek, so read the posted signs on the run out.

Depth and bridge height to ask about

No public chart note read for this page gives a controlling depth or a bridge height for the reach between the condominium and Naples Bay. Before you bring a boat, ask the association and the Dock Master, who oversee the assigned docks, what draft the docks take at low tide and whether any fixed span lies on the run to the bay. Ask too whether the association limits boat length or beam at an assigned dock.

Ramps and marinas in the area

Owners without a boat kept here can still reach the water from a public launch. The Bayview Park boat ramp on Danford Street, a county boat ramp, is about 3.9 free-flow route miles from the centre of Naples Sandpiper Bay Club. The road loops by US 41 to reach it, and ramp count, trailer spaces and launch charges were not confirmed. Other marinas and fuel stops around Naples Bay are not in the route table, so this page gives them no distance. An assigned dock at the condominium runs only through the association.

Marlin Drive and Sandpiper Street

Every trip by car begins on Sandpiper Bay Circle. Marlin Drive is about 0.2 free-flow route miles, or 0.17 walking miles, from the centre of Naples Sandpiper Bay Club in the Domain Realty Group route table. Sandpiper Street is about 0.3 free-flow route miles, or 0.32 walking miles, from the centre of Naples Sandpiper Bay Club. Trips toward the trail run by Marlin Drive, Palm Street and Jackson Avenue.

US 41 East and the Bayshore arts district

US 41 East, also called Tamiami Trail East, is the main road from East Naples toward downtown Naples. US 41 East at Sandpiper Street is about 1.1 free-flow route miles, or 1.11 walking miles, from the centre of Naples Sandpiper Bay Club. Bayshore Drive at US 41, where the Bayshore arts district corridor begins, is about 1.1 free-flow route miles, or 1.13 walking miles, from the centre of Naples Sandpiper Bay Club. The Bayshore Arts District, a nonprofit group, describes its corridor as Bayshore Drive from US 41 to just past the Naples Botanical Garden, with galleries, murals and studios. Check its calendar for First Fridays and Second Saturdays.

Fifth Avenue South and Third Street South

Downtown Naples sits on the far side of Naples Bay from East Naples. Fifth Avenue South at 9th Street South is about 2.0 free-flow route miles from the centre of Naples Sandpiper Bay Club. Fifth Avenue South runs from Tamiami Trail toward the Gulf, lined with shops and restaurants. Third Street South is about 3.4 free-flow route miles from the centre of Naples Sandpiper Bay Club, and it holds a Saturday farmers market from November through May. Haldeman Creek and Naples Bay sit between the condominium and several of these places, so the road loops by US 41 and the route miles run longer than a straight line.

Beaches, parks and the Naples Pier

The Gulf beaches are a drive from East Naples, across the bay and through downtown. The Naples Pier is about 3.2 free-flow route miles from the centre of Naples Sandpiper Bay Club; its deck is closed for reconstruction that broke ground in January 2026, and the beach beside it stays open. Lowdermilk Park, a Gulf beach access park, is about 4.2 free-flow route miles from the centre of Naples Sandpiper Bay Club. Sugden Regional Park, a county park around Lake Avalon with a freshwater beach, is about 3.0 free-flow route miles from the centre of Naples Sandpiper Bay Club. Naples Botanical Garden is about 2.9 free-flow route miles from the centre of Naples Sandpiper Bay Club, and the garden listed adult admission at $27 when read on November 5, 2026.

Hospitals, airports and shopping

Hospitals, airports and stores sit west and north of the condominium. NCH Baker Hospital in downtown Naples is about 2.9 free-flow route miles from the centre of Naples Sandpiper Bay Club, and Physicians Regional Medical Center on Collier Boulevard is about 7.6 free-flow route miles. Naples Airport, a general aviation field, is about 3.0 free-flow route miles from the centre of Naples Sandpiper Bay Club, and Southwest Florida International Airport in Fort Myers is about 36.1 free-flow route miles. For groceries, the Publix on Tamiami Trail East at Naples Towne Centre is about 2.5 free-flow route miles from the centre of Naples Sandpiper Bay Club, and Coastland Center, an enclosed mall on Tamiami Trail North, is about 3.9 free-flow route miles.

I-75 and the way out

Interstate trips leave East Naples by Davis Boulevard and the roads north and east of it. The I-75 on-ramp at Golden Gate Parkway, exit 105, is about 6.2 free-flow route miles from the centre of Naples Sandpiper Bay Club, and the on-ramp at Collier Boulevard, exit 101, is about 7.3 free-flow route miles. The first leads north toward Fort Myers, the second south and east toward Miami.

Parcel lines around the condominium

County parcel lines show Naples Sandpiper Bay Club reached by Sandpiper Bay Circle from Marlin Drive, with no frontage on Sandpiper Street, the Naples Land Yacht Harbor manufactured-home community to the northeast and undeveloped parcels to the southwest and south. In straight-line terms, US 41 lies about 0.73 mile north of the centre of Naples Sandpiper Bay Club and the open water of Naples Bay about 0.49 mile west. To set this condominium beside other parts of town, open the list of Naples communities we cover.

Which schools and public services reach Naples Sandpiper Bay Club?

Public school assignment at Naples Sandpiper Bay Club in East Naples, 34112, comes from a district lookup run by street address, and the result shown here is for one building on Sandpiper Bay Circle. Fire rescue comes from a county fire district, and law enforcement from the county, since the condominium sits outside any city's limits.

The district lookup

A district assignment lookup carried from October 21, 2026 for 3032 Sandpiper Bay Circle returned Avalon Elementary, Gulfview Middle and Naples High for the 2026-27 school year, and the state graded them B, A and A for 2025-26. Gulfview Middle is about 2.4 free-flow route miles, Avalon Elementary about 3.0 free-flow route miles and Naples High about 4.2 free-flow route miles from the centre of Naples Sandpiper Bay Club. Ask the district which bus stop serves Sandpiper Bay Circle.

Published state grades

The table repeats the state grades for the three schools the district lookup returned.

Level School 2025-26 state grade
Elementary Avalon Elementary B
Middle Gulfview Middle A
High Naples High A

State grades are issued once a year, so check the Florida Department of Education release for the latest one.

Confirming one address

Assignment can follow a boundary line drawn between neighboring streets. Confirm the assignment with Collier County Public Schools for the address. The lookup above used 3032 Sandpiper Bay Circle, the address of Building G; enter the street address of the unit you are weighing, and ask the district whether a boundary change is planned for the coming year. To run that check with us, reach our team or meet our agents first.

Fire and sheriff service

The Greater Naples Fire Rescue District, a line on the county millage, serves the condominium, and the Collier County Sheriff's Office covers unincorporated Collier County. Ask the fire district which station covers Sandpiper Bay Circle. To see which units at Naples Sandpiper Bay Club are on the market now, open our property search.

Who runs Naples Sandpiper Bay Club, and what fees are published?

Naples Sandpiper Bay Club, on Sandpiper Bay Circle in East Naples, ZIP 34112, answers to its own condominium association. As of November 5, 2026, the association posts dated rules on approval, applications, guests, vehicles and pets, while its dues figure stays off the public pages and only an MLS field gives a number tied to dues.

The condominium association

Every unit owner at the condominium is a member of one corporation. Naples Sandpiper Bay Club, Inc., a Florida not-for-profit corporation filed on August 25, 1986, runs the condominium according to the state corporation record, and the association lists a general manager on site. This page names that post as a role and prints no personal name for it or for any Board member. The Board acts for the owners between meetings, approves sales and leases, and signs off on dock loans between owners under the association's dock loan form. Notices to owners appear on the association's public website, and items such as budgets and financial reports are listed for members who sign in.

Dues and the public record

A buyer's first cost question at most condominiums is the regular assessment. The association does not publish its dues publicly, checked November 5, 2026. The October 29, 2026 MLS export lists Total Annual Recurring Fees with a median of $8,700 on 25 Naples Sandpiper Bay Club rows, an MLS figure and not the association's own. Listing agents fill in that field by hand, so it is a pointer and not an invoice. Ask the seller for the latest assessment notice and the adopted budget, and ask the association to confirm the amount in writing before the inspection period ends. If you would like help gathering those papers, contact our team and we will request them with the offer.

MLS fee fields, October 29, 2026 export

This short table carries one figure from the October 29, 2026 export, with its row count.

MLS fee field, SUPPORTING, October 29, 2026 MLS rows with the figure Figure
MLS total annual recurring fees field, median 25 $8,700

One of the 26 rows in that export left the field blank. The word SUPPORTING in the header means the figure is context only and does not stand in for a dues amount from the association.

Application and parking charges

Each buyer or tenant files an application before a closing or a move. The association lists a $150 application charge plus a $100 parking charge on each application, as of November 5, 2026. Applications are filed online, and the association stopped taking paper forms in December 2024, according to its pages read on November 5, 2026. The association's screening form, read the same day, says an applicant may be asked for a credit report, an eviction report, proof of income and personal and work references, and that the association's committee makes the decision. Seasonal and annual tenants pay the parking charge to the owner, who passes it to the association, under instructions the association posted and we read on November 5, 2026. Settle in the purchase contract which side pays each charge, and keep the receipts with your closing papers.

Approval, leasing and guests

A sale or a lease is not final at this condominium until the Board signs off. As of November 5, 2026, the association states that every sale, lease or renewal needs Board approval, including an interview, and that approval takes about 20 days once the paperwork is complete. The association accepts a lease application no earlier than 90 days before the lease starts, and applications go through an online tenant screening service, as of November 5, 2026. The association's guest rules allow each guest up to 30 days a year with the owner or tenant in residence, and no guests while a tenant is away. Build the approval window into the closing date, and leave room in the contract for the interview to be scheduled. The association's public pages, as read on November 5, 2026, name seasonal and annual renters, and the governing documents that hold the full lease terms sit behind the member sign-in. A buyer who plans to lease a unit later should read those documents first, and our agents can go over them with you before you commit.

Vehicle notices

Parking at the condominium is handled through notices the association dated November 14, 2025 and November 2, 2026. The association's November 14, 2025 notice allows annual renters one vehicle and bars trucks and motorcycles. Its November 2, 2026 notice bars pickups and commercial or work vehicles, counts golf carts as vehicles and prohibits vehicle charging on site. Under the November 14, 2025 notice, every vehicle shows an approved sticker, the primary car uses the unit's assigned space, and second or guest cars use guest parking. That notice says second-car permits go only to owners the Board approved before, and the Board may revoke them. The November 2, 2026 notice lets approved contractors park work vehicles during work hours. Anyone who drives a pickup or an electric car should read both notices in full before making an offer.

Pets and what the association does not publish

One public form is the starting point for animals at the condominium. The association asks owners to register every pet on a form completed by a veterinarian. The form, as the association posted it and we read it on November 5, 2026, asks for a description of the animal, its shot record and a photo. The association does not publish its dues amount, what the dues cover, a minimum lease term, a cap on leases per year or a pet count or size limit, so ask for the declaration and rules before you write an offer. No special assessment had been announced publicly as of November 5, 2026. Ask the seller for the declaration, the bylaws, the rules now in force and the most recent Board meeting records, and read them before the inspection period closes.

What Florida condominium law matters on a Naples Sandpiper Bay Club resale?

Four sections of Florida's Chapter 718 and the state's milestone inspection law shape a resale at Naples Sandpiper Bay Club on Sandpiper Bay Circle in 34112. They cover the buyer's right to cancel, the estoppel certificate, building inspections, reserve studies and who insures which parts of a unit. None of this replaces advice from a Florida attorney.

The resale cancel window

A resale contract in Florida carries a document right for the buyer. Under s. 718.503, a resale buyer who did not receive the required documents more than 7 days before signing may cancel in writing within 7 days, excluding weekends and legal holidays, after signing and receipt, and that right ends at closing. The statute lists the governing documents, the most recent financial information and the association's question and answer sheet among the papers a seller hands over. Ask for the full set early, so the count starts when you choose rather than in the last week before closing.

Estoppel certificates

An estoppel certificate is the association's signed statement of what a unit owes as of a given date. Florida caps the fee an association may charge for an estoppel certificate under s. 718.116, with $250 in the statute text, and the cap is adjusted every 5 years. The title agent usually orders the certificate, and the purchase contract says which side pays for it. Read it beside the seller's last statement from the association, and ask the title agent to clear any balance it shows at closing.

Milestone inspections and reserve studies

Two state laws look at the structure of older condominium buildings and at the money set aside to repair them. Florida's milestone inspection law (s. 553.899) and structural integrity reserve study law (s. 718.112) reach condominium buildings of three or more stories, and a building that reached 30 years before July 1, 2022 owed its first milestone inspection by December 31, 2024, then one every 10 years. The first law calls for an inspection of the building by a licensed engineer or architect. The second calls for a study of reserves for items such as the roof, the structure, fireproofing, plumbing, electrical systems, waterproofing, windows and exterior doors. A buyer cannot judge either report from the parking lot, so the reports themselves are the record to read.

The county inspection list

Collier County keeps a public list of condominium buildings and their inspection dates. Collier County's milestone inspection list, in its January 2026 copy, shows a next inspection date of January 1, 2033 for all 13 Naples Sandpiper Bay Club buildings, so ask the association for the latest milestone report and reserve study, which it keeps for members. The list is a county tracking sheet, not an engineer's report, and it does not say what an inspection found. Ask the Board how it is paying for any repairs those reports call for, and whether the budget funds the reserves the study sets out.

Who insures what in a Florida condominium

Insurance in a condominium is split between the association and each owner. Under s. 718.111(11), the association insures the buildings under a master policy and each owner carries coverage for the unit, so ask for the master policy declarations. Those pages show the carrier, the limits, the wind deductible and the policy period. The association lists property declarations and wind mitigation reports among its member documents, as read on November 5, 2026. Your insurance agent will want those pages to quote the owner's policy, and flood cover is a separate matter covered further down this page.

What are property taxes at Naples Sandpiper Bay Club, with worked rows?

Property taxes at Naples Sandpiper Bay Club in East Naples, 34112, come from one millage rate applied to the taxable value the property appraiser sets for each unit. The 2026 roll shows that rate, a creek line inside it, no separate charges and a median bill for each building, all set out in the tables in this section.

Millage lines for area 280

The county splits the rate into eleven lines, each set by a different taxing body.

County 2026 millage line Area 280
County line: Collier County general fund 3.0107
County line: South Florida Water Management District 0.0948
County line: Big Cypress Basin 0.0978
County line: School board, state law 1.8990
County line: School board, local board 2.2480
County line: Collier Mosquito Control District 0.1331
County line: Greater Naples Fire Rescue District 2.0000
County line: Unincorporated Collier general services 0.6844
County line: County water pollution control program 0.0246
County line: Conservation Collier 0.1772
County line: Haldeman Creek maintenance and dredging MSTU 1.0000
County millage, every line 11.3696

The 2026 roll puts all 234 units in millage area 280 at 11.3696 mills, a rate that includes the Greater Naples Fire Rescue District line of 2.0000 and the Haldeman Creek MSTU line of 1.0000. The 2026 roll shows no non-ad valorem charges on Naples Sandpiper Bay Club units and no CDD levy. The two school board lines and the county general fund make up the largest share of the rate, as the table shows line by line.

The creek maintenance line

One line on the list is tied to the waterway along the condominium. The Haldeman Creek MSTU is a county maintenance and dredging taxing unit for the creek, and its 1.0000 mill sits inside the 11.3696 mills of millage area 280 rather than as a separate bill. Properties inside that taxing unit pay the line on the same ad valorem bill, at the same mills per thousand dollars of taxable value as every other line. The county, not the association, decides when creek work happens, so ask the county about its plans if the creek matters to you.

Roll tax figures by building

The table gives one median line per building from the 2026 roll.

County building Units on the roll Homestead on the roll Median 2026 county tax Median 2026 county just value
Building A 18 7 $2,245.50 $202,500
Building B 18 3 $2,302.34 $202,500
Building C 18 5 $2,245.50 $202,500
Building D 18 3 $2,273.92 $202,500
Building E 18 3 $2,245.50 $202,500
Building F 18 5 $2,273.92 $202,500
Building G 18 4 $2,302.34 $202,500
Building H 18 4 $2,245.50 $202,500
Building I 18 4 $2,501.31 $222,500
Building J 18 7 $2,485.36 $231,250
Building K 18 2 $2,302.34 $202,500
Building L 18 1 $2,529.73 $222,500
Building M 18 6 $2,188.66 $202,500

The median 2026 county tax across the 234 units is $2,302.34, or $1,713.66 among homestead units and $2,359.18 among the rest, and the roll marks 54 of the 234 as homestead. Building I, Building J and Building L carry higher just values on the roll than the other ten buildings, and their tax lines sit higher with them. Homestead units carry an exemption, so a building's tax line also reflects how many of its 18 units are homestead. The assessment limits that held a seller's taxable value down reset when a unit sells, so the seller's bill is not a guide to yours.

Worked tax rows

Two sample rows show how the rate turns a taxable value into an estimate.

Example value Value Millage area Mills Ad valorem estimate, no exemption Ad valorem estimate, with homestead
Per $100,000 of taxable value $100,000 280 11.3696 $1,136.96 $661.96
Naples Sandpiper Bay Club county T12 median sale $273,500 280 11.3696 $3,109.59 $2,634.59

The worked rows are INFERRED estimates: ad valorem only at 11.3696 mills in millage area 280, with taxable value set by the appraiser and the tax bill governing. The first row starts from a round taxable value and multiplies it by the mills, divided by one thousand, for the column without an exemption. The second row uses the county deed median for September 2025 through August 2026, $273,500, as if the appraiser had set taxable value at that sale price. The homestead column takes the standard exemption off the value before the mills apply, with the second exemption amount kept off the school lines. Neither row is a bill, since the appraiser's just values on these units sit below recent deed prices, and the notice of proposed taxes and the final bill are the figures that count. If you own a unit here and want a current market figure rather than a tax value, ask for a home valuation.

What do flood records show for Naples Sandpiper Bay Club?

Flood records for Naples Sandpiper Bay Club on Sandpiper Bay Circle in East Naples rest on one FEMA map point that we carried, and the other building addresses still need their own checks. This section gives that point, the county evacuation lookup, federal loan rules on flood cover, the county's federal flood rating and the papers to ask for.

The carried flood point

We checked one building address against the FEMA flood map. The one carried FEMA point on Naples Sandpiper Bay Club land, 3041 Sandpiper Bay Circle in building H, shows Zone AE with a static base flood elevation of 8 feet on panel 12021C0394J, a map effective February 8, 2024, checked October 21, 2026. The other 12 building addresses were not checked by us, and zones can vary, so confirm by address. The static figure on a FEMA panel is a regulatory height for that point, not a forecast for any storm. FEMA revises panels from time to time, so check the effective date again in the weeks before closing.

Evacuation by address

Collier County publishes its storm evacuation lookup by street address. Confirm the evacuation zone for the address with Collier County. The county issues orders by area during a storm, through its emergency alerts and public notices, and it does not issue them by condominium. Sign up for the county's alert service when you close, and keep the unit address handy for the lookup.

Lenders and flood insurance

Loan rules on flood cover come from federal law and from the agencies that buy home loans. Lenders generally require flood insurance on a federally backed loan for a property in an AE zone. Fannie Mae's Selling Guide asks a condominium association in a special flood hazard area to carry master flood coverage of at least the lesser of 80 percent of replacement cost or the federal maximum per unit. Ask the association whether it carries a master flood policy now and what limit it shows. Then ask your insurance agent whether a separate flood policy for the unit makes sense on top of it.

Community Rating System

Flood insurance prices under the national program also depend on the community. Unincorporated Collier County is a Class 5 community in FEMA's Community Rating System (CRS), with a 25 percent discount on eligible NFIP flood policies, so confirm at quote time. The rating belongs to the county as a whole, and it says nothing about how a single building sits on its lot.

Checking each address

Before an offer, ask the seller and the association for any elevation certificate on file for the building, which records the height of the lowest floor against the map figure. Then ask the bank or loan servicer for its own flood determination on the exact unit address, since that form, not this page, decides whether flood cover is required for the loan. An insurance agent can quote flood cover from the certificate and the determination together. If you are weighing units across several buildings here, contact our team and we will line up the address checks for each one.

What do storm records show for East Naples?

Storm records for East Naples name streets and areas, not single condominiums, so they place Naples Sandpiper Bay Club, ZIP 34112, inside a wider picture rather than giving a history of its buildings. This section sets out the 2022 area note from the weather service, earlier storms in Collier County and the questions to ask.

Hurricane Ian in the Sandpiper Street area

The National Weather Service office in Miami writes a summary after each major storm in its area. National Weather Service Miami's Hurricane Ian summary places storm-surge flooding in the Sandpiper Street and Palm Street area south of Tamiami Trail in September 2022, and it names no building here. That summary is an area record, so this page does not say how any unit at the condominium fared. Ask the seller what happened at the property in September 2022, and ask for any insurance claims, repair invoices and permits from that season.

Earlier storms in Collier County

Southwest Florida has a long record of tropical storms and hurricanes. Hurricane Irma reached Naples in September 2017, and the National Hurricane Center's report on it gave a high water reading at the Naples tide gauge that stood as the gauge record until 2022. In 2024, Hurricane Helene pushed water into several structures along the Bayshore Drive corridor of East Naples, and Hurricane Milton raised water on Naples Bay again later that fall, according to National Weather Service and National Hurricane Center reports. These reports describe streets and gauges in the area and name no building at Naples Sandpiper Bay Club.

What to ask about storm preparation

Storm planning at a condominium is shared between the Board and each owner. Ask the association for its hurricane plan and for how owners hear about storm closures on the grounds. Ask for roof permit dates and the most recent wind mitigation reports, since your insurance agent may price the owner's policy from them. Ask whether the windows and doors in the unit carry impact ratings or approved coverings, and who puts coverings up when an owner is away for the summer. Ask the association what its dock rules ask of owners with assigned docks before a storm. Our current listings page shows what is on the market now, and our agents can help you put these questions in writing with an offer.
