Key takeaways for condo buyers in The Fountains, Naples

Each of the five condominiums in The Fountains has its own association, and none of the five publishes dues, leasing rules, pet rules or an amenity list on a public page (checked November 1, 2026), so a buyer reads the recorded documents of the one condominium a unit belongs to.

In the 12 months to August 31, 2026, the county recorded 13 qualified sales in The Fountains at a $225,000 median, from $182,500 to $290,000, across five condominiums and two recorded floor plans. Together the five condominiums hold 276 units, and every number on this page names its set and its window.

What the county recorded

The county's 13 qualified deeds in that window are listed one by one in the sales section. Longer windows have their own tables, and Unit 5 is the one condominium with six sales in the window.

What the MLS export showed

In the October 29, 2026 export, 9 sales closed in the year before that date, with a median of 93 days on market. The same export held 4 active listings and 1 pending sale. The MLS is a separate record set, shown as supporting data only.

Five condominiums, one name

The county files The Fountains as Fountains Unit 1 to Unit 5, and every deed, listing and document belongs to one of the five. The condominium decides the association, the declaration and the rules, so the first question on any unit is which condominium it is in.

Not Four Fountains, not the Riviera neighbors

Four Fountains sits in the Lely area and Fountainhead in the Vineyards, and neither is in these figures. Riviera Golf Estates and Riviera Colony Golf Estates share streets with The Fountains but are separate communities, so their sales and listings stay out too.

No published rules or dues

Dues, leasing rules and pet rules are not published by the association (checked November 1, 2026) for any of the five condominiums. That is the answer, not a gap in the search, so ask for the budget, the declaration and the rules of the one condominium before an offer.

Two floor plans on the roll

The 2026 roll records one floor area in Units 1 to 4 and a larger one in Unit 5. The October 29, 2026 export shows 2 bedrooms and 2 full baths on all 14 rows that join the roll, so a community median blends two plans.

Taxes in one line

The Fountains sits in Collier County millage area 106, taxed at 10.3696 mills for 2026 with no community development district.

Flood is read building by building

Flood zones in The Fountains are read building by building, not for the community as a whole. On Collier County's copy of the FEMA map, Unit 3 buildings read shaded Zone X, Unit 4 and Unit 5 buildings read Zone AE and Units 1 and 2 have buildings in both, so the lender's flood determination for the exact building decides.

What this page leaves out

This page leaves out a unit's floor, each building's story count, a utility provider and any rent figure, because no public record read for it states them. Amenity lists are not published by the association (checked November 1, 2026).

What the October 29, 2026 export held

In the October 29, 2026 export, The Fountains held 4 active listings and 1 pending sale. Unit 2 had 1 active listing, Unit 4 had 1 and Unit 5 had 2, and the pending sale was in Unit 1.

Listings filed under look-alike names

The export has 11 rows that name Four Fountains or Fountainhead, and none of them joins the county roll for The Fountains, so none is counted here. Their labels are in none of the searches above.

What is The Fountains in Naples, FL, and where is it?

The Fountains in Naples, FL, is a set of five condominiums in East Naples, ZIP 34112, in unincorporated Collier County. The sections below place it on the map, describe the aerial, name its three roads and explain what the ZIP code and the Census place tell a buyer.

Where The Fountains sits in East Naples

The 2026 roll places The Fountains in unincorporated Collier County, ZIP 34112, and the aerial shows its condominium buildings grouped around a branching lake north of Rattlesnake Hammock Road, surrounded by the homes of separate neighboring communities, Riviera Golf Estates and Riviera Colony Golf Estates among them. See the Naples guide for the wider market.

Unincorporated Collier County

In unincorporated areas the county itself serves as the local government; among the ten taxing lines the 2026 roll lists for this millage area, none belongs to a city.

What the aerial shows

In the aerial, the condominium buildings are grouped around a branching lake, with Rattlesnake Hammock Road along the bottom edge. The manufactured homes, houses, villas and other condominium buildings around them belong to separate neighboring communities. It is a public aerial from USDA NAIP via USGS The National Map, its capture date is not confirmed, and it is not a source for amenities.

Charlemagne Boulevard, Chantelle Drive and Rattlesnake Hammock Road

The roll gives Charlemagne Boulevard for Units 1 and 2, Chantelle Drive for Units 4 and 5 and Rattlesnake Hammock Road for Unit 3, and this page uses street names only. By the Domain Realty Group route table, free-flow, Publix at Shops at Hammock Cove is 1.3 route miles away, and the I-75 interchange at Collier Boulevard, exit 101, is about 6 route miles.

One ZIP code, 34112

All parcels in the set carry ZIP 34112, a postal label that does not by itself tell a buyer which condominium a unit belongs to, who manages it or which flood zone applies.

Not part of the Lely Census place

Research tested two points in The Fountains against the Census place named Lely, and neither falls inside it, so The Fountains sits outside that place. The Lely-area condominium with a similar name is a different community with its own records.

What have condos in The Fountains, Naples sold for?

Condos in The Fountains, Naples sold on county deeds as five condominiums with two floor plans, so this section prints one community median for each window, names the window every time and keeps smaller groups in tables with their counts.

Two floor plans, one community median

The community median blends Units 1 to 4, which share one recorded floor area, with the larger Unit 5 plan. Prose prints a median only where a window holds six or more sales; three to five sales sit in tables with their counts, and one or two sales are listed individually.

The 12 months to August 31, 2026

The window runs from September 1, 2025 to August 31, 2026, and its 13 qualified sales are the deeds in the table at the end of this section. Units 2, 3 and 4 each recorded one county sale in it, at $185,000, $224,000 and $235,900, and Unit 1 recorded 4 sales whose median sits in the tables.

The prior 12 months and the 60-month window

For September 2024 to August 2025, the prior 12 months, the county recorded 15 qualified sales in The Fountains at a $253,000 median, from $180,000 to $320,000.

Over the 60 months from September 2021 to August 2026, the county recorded 73 qualified sales in The Fountains at a $257,000 median, a long window that mixes very different years.

Unit 5, the one condominium with six sales

In the 12 months to August 31, 2026, the county recorded 6 qualified sales in Unit 5 at a $240,000 median, from $225,000 to $290,000. Its other windows sit in the tables.

What does the MLS show about condos in The Fountains, Naples?

The MLS shows condos in The Fountains, Naples as a second record set, built from listings entered by agents rather than from recorded deeds. We tracked the October 29, 2026 export for sold, active and pending counts in each condominium, and every MLS figure below carries that date.

Two record sets that never merge

The Fountains has two record sets on this page that are never added together or read as a change: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale.

MLS closings in the October 29, 2026 export

The October 29, 2026 MLS export holds 9 closed sales in The Fountains from October 29, 2025 to October 29, 2026 at a $225,000 MLS median and a median of 93 days on market, plus 4 active listings and 1 pending sale. These figures come from Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, and they are supporting data only.

MLS by condominium

Each row below is an MLS group from the export, and Unit 3 has no sale in the sold window.

Group Sold Median sold Median days on market (sold) Active Pending
MLS all five condominiums 9 $225,000 93 4 1
MLS Unit 1 3 $182,500 177 0 1
MLS Unit 2 1 $185,000 170 1 0
MLS Unit 3 0 none none 0 0
MLS Unit 4 1 $235,900 5 1 0
MLS Unit 5 4 $240,000 82 2 0

Days on market

Data updated: October 2026. The median of 93 days on market in the export covers the 9 closed sales. The table above gives the median for each group with a sale, and days on market come from the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026.

Bedrooms and baths in the listings

All 14 rows in the export that join the roll show 2 bedrooms and 2 full baths, so the listings give no bedroom or bath count that separates one condominium from another.

Fields the export does not carry

The export has no field for floor, parking, pets, minimum lease or remarks, so those are missing, not zero.

How is The Fountains in Naples divided into five condominiums?

The Fountains in Naples is divided into five condominiums that the county numbers separately, each with its own parcels, its own association and its own recorded declaration. The sections below give the county set, the five numbers on the roll and what the common elements mean for a buyer.

The county set

The five county condominium numbers of The Fountains hold 276 parcels on the 2026 roll, every one a condominium unit in ZIP 34112: 52 in Unit 1, 40 in Unit 2, 44 in Unit 3, 20 in Unit 4 and 120 in Unit 5. The roll counts 27 buildings in all: 5 in Unit 1, 4 in Unit 2, 4 in Unit 3, 2 in Unit 4 and 12 in Unit 5.

Five condominium numbers on the roll

The county gives each condominium its own number on the roll, and a sale, a tax bill or a flood record belongs to one of the five. Declarations were recorded from October 30, 1979 for Unit 1 to April 1, 1989 for Unit 5, and the public record names no developer.

Common elements are not separate parcels

Common elements are not separate parcels on the county roll, so every parcel in the set is a condominium unit. What the common elements include is written in each condominium's recorded declaration, not on the roll.

Five associations, no master association found

State corporation records list five not-for-profit associations, one for each condominium, and no master association appears in the public record (checked November 1, 2026). Budgets are not published by the association (checked November 1, 2026); the governance section covers each association and its manager.

What floor plans does The Fountains in Naples have?

The Fountains in Naples has two recorded floor plans across its five condominiums: one for Units 1 to 4 and a larger one for Unit 5. The listings show one bedroom and bath count throughout, the county roll holds the floor areas in a table, and floor level, parking and storage are not on any record.

Two bedrooms and two baths in the listings

The 2026 county roll records one floor area for every unit in Units 1 to 4 and a second, larger floor area for every unit in Unit 5, and the October 29, 2026 export shows 2 bedrooms and 2 full baths on all 14 rows that join the roll.

One floor area in Units 1 to 4, a larger one in Unit 5

The roll keeps one recorded floor area for each of the first four condominiums and a second for Unit 5.

Condominium County base area (sq. ft.) County base areas on the roll (sq. ft. x units)
County Unit 1 1,082 1,082 x52
County Unit 2 1,082 1,082 x40
County Unit 3 1,082 1,082 x44
County Unit 4 1,082 1,082 x20
County Unit 5 1,317 1,317 x120

What the county base area counts

The base area is the county appraiser's record-keeping figure for a unit. It is not a measured living area, and it may include or leave out spaces that a buyer counts as living space, which is why it prints only in the table above. A buyer who needs an exact size orders a measurement.

Floor level is not on the record

No county field and no field in the October 29, 2026 export says which level a unit sits on, and a unit number does not tell a buyer either. This page prints no count of units by level; a buyer confirms the level with the listing agent.

Parking and storage: ask the association

The October 29, 2026 export has no parking or storage field, and the county roll has none. Whether a space is assigned, shared or part of the common property, and whether storage comes with a unit, is set by the declaration of the one condominium a unit belongs to.

What a buyer checks in the unit

Six checks come before an offer, and the Domain Realty Group property search can save a search so new listings arrive by email.

  • Which level the unit is on.
  • Which parking space, if any, goes with the unit.
  • Whether storage is assigned and where it sits.
  • The year and service record of the air conditioning.
  • The condition of windows, sliding doors and entry doors.
  • What the condominium's declaration and budget make the association maintain.

The October 29, 2026 export has no sold, active or pending row for it.

Unit 4: 20 condos, built 1982

Unit 4 is the smallest of the five, with 20 units in 2 buildings on Chantelle Drive and a roll year built of 1982. Its declaration was recorded on December 17, 1981. The county recorded one sale in the 12 months to August 31, 2026, at $235,900, and the October 29, 2026 export held 1 active listing. The roll shows a non-ad valorem total of $0.00 on every unit.

Unit 5: 120 condos, built 1989 to 1994

Unit 5 is the largest, with 120 units in 12 buildings on Chantelle Drive and a roll year built from 1989 to 1994. Its declaration was recorded on April 1, 1989. In the 12 months to August 31, 2026, the county recorded 6 qualified sales in Unit 5 at a $240,000 median. The October 29, 2026 export held 2 active listings, and the roll shows a non-ad valorem total of $0.00 on every unit.

County figures by condominium

Every cell below is a county figure. A median prints only where six or more sales exist; with fewer sales the table lists them, and a window with none reads none.

What differs by condominium

Four things set one condominium apart from another: the unit count, the roll year built, the street, and the recorded declaration, which carries its own rules and its own budget. Each of the five has its own association, so the rules of one do not carry to another. The non-ad valorem total on the roll also differs between Units 1 and 2 and the other three.

What does not differ by condominium

All 276 units sit in ZIP 34112 in unincorporated Collier County, and every unit carries the condominium use code on the county roll. All 276 units share one millage area and no community development district. The export shows 2 bedrooms and 2 full baths on all 14 rows that join the roll, and the roll shows no master association over the five.

How old are the buildings in The Fountains, Naples, and what should a buyer check?

The Fountains in Naples dates to 1979 through 1994 on the 2026 county roll, so every building was built before Florida's first statewide building code edition took effect in 2002. Roof, window and opening records are not published, and a buyer's first checks start with those, then the story count and the inspections below.

Year built across The Fountains

Every unit in The Fountains dates to 1979 through 1994 on the 2026 roll, counting the earliest residence building on each parcel: Unit 1 in 1979, Units 2 and 3 in 1980, Unit 4 in 1982 and Unit 5 from 1989 to 1994, with a 1982 median year.

Condominium by condominium: year built

Unit 5 is the one condominium with a spread of years: 20 units with a roll year built of 1989, 44 with 1990, 20 with 1992, 12 with 1993 and 24 with 1994. Units 1 to 4 each show a single roll year built. The recorded declarations run from October 30, 1979 for Unit 1 to April 1, 1989 for Unit 5.

Building codes and the 1979 to 1994 era

Hurricane Andrew struck South Florida in August 1992, and Florida's first statewide building code edition took effect in 2002. Units 1 to 4 were built before Andrew, and Unit 5 straddles it. The roll does not say which code edition applied to each building, so a buyer asks the association and the county permit records for the building's roof and window history.

Roofs, windows and openings

No public record states a roof covering, a roof replacement year, a window type or an opening-protection rating for any of the five condominiums. Insurers ask first how long a roof has been in place. A buyer asks for each roof's replacement year and permit, for the product approval of windows and sliding doors, and for who maintains each part, the association or the owner.

The story-count question

No county or MLS record states how many stories any building in The Fountains has, and a unit-number pattern is not proof of it. Florida's milestone inspection and structural integrity reserve study rules turn on the number of habitable stories in each building, so a buyer confirms the building's story count in the documents. The Florida law section below sets out the statutes.

Wind mitigation inspections

A wind mitigation inspection is a licensed inspector's visual report on roof shape, roof covering, roof attachment and opening protection that insurers may use when they price a policy. A buyer asks the association for any wind mitigation report on the building. Whether Florida's state home-hardening grant program reaches a condominium unit is not established here.

Inspections to order

For buildings of this era, a buyer orders more than a general inspection.

  • A general home inspection of the unit.
  • A roof inspection or the association's roof records.
  • A wind mitigation inspection, if the building has none on file.
  • The condition of plumbing and drain lines, and any re-piping.
  • The electrical panel and wiring.
  • Air conditioning year and service history.
  • A wood-destroying organism inspection.

What amenities and recreation are at or near The Fountains in Naples?

The Fountains in Naples publishes no amenity list, so this section separates what the record shows from what sits around it. The golf, parks and beaches below are separate places with their own owners, listed by route miles, and none of them belongs to The Fountains.

Amenities: not published by the associations

None of the five associations of The Fountains publishes an amenity list on a public page (checked November 1, 2026), and the public record shows no golf course, club or membership for The Fountains, so a buyer reads each condominium's declaration for its common elements. This page names no amenity as fact.

Common elements are in each declaration

A condominium's common elements are listed in its recorded declaration, which the seller provides on a resale. Five declarations govern The Fountains, and each can list different shared property. A shared-facilities list for the whole community is not published by the association (checked November 1, 2026).

No golf course in The Fountains

The Fountains has no golf course, and the aerial shows its condominium buildings grouped around a lake. Golf nearby belongs to separate properties. A neighboring property matter involving the former Riviera golf course, next to Riviera Golf Estates, is summarized later on this page.

Hibiscus Golf Club across Rattlesnake Hammock Road

Hibiscus Golf Club, across Rattlesnake Hammock Road at 5375 Hibiscus Drive, describes itself on its own site as an 18-hole course open to the public (checked November 1, 2026), and reports from March 2026 say it was sold to become a members-only club with public play through spring 2027. The club sets its own terms.

Public golf at Lely Resort

Lely Resort Golf and Country Club lists its Flamingo Island and Mustang courses as open to the public and The Classics as private, on its own site (checked November 1, 2026). It is 4.1 route miles away. It sits in a separate community, covered on the Lely Resort community page, and The Fountains is not part of it.

Parks and the Naples Botanical Garden

East Naples Community Park is 1.3 route miles from The Fountains, and Naples Botanical Garden, at 4820 Bayshore Drive, is 2.5. The Naples communities directory lists more places around the city.

Gulf beaches by road

By the Domain Realty Group route table, the Naples Pier area is 6.1 route miles from The Fountains and Tigertail Beach Park on Marco Island is 15.3 route miles, both free-flow figures with no traffic added. Clam Pass Park, reached by a Seagate Drive street point, is about 10 route miles. Beach parking terms are set by Collier County.

What is near The Fountains in Naples, and which schools and services serve it?

The Fountains in Naples sits close to grocery stores, a pharmacy, urgent care and two hospitals by road, and its school assignments and fire district come from county records. Every distance below is a free-flow route figure from one point in Unit 1, with no traffic added.

Distances by road from The Fountains

The route table measures free-flow road distance from a point on Charlemagne Boulevard in Unit 1, with no traffic added. Two points, Clam Pass Park and the I-75 interchange, are not verified entrances and print as "about". Hibiscus Golf Club, Lely Elementary School and Lely High School did not geocode, so this page prints no distance for them.

Groceries and shopping

Publix at Shops at Hammock Cove is 1.3 route miles from The Fountains, and the CVS on Tamiami Trail East is 1.2. Further out, by route miles, are the Publix on Tamiami Trail East at 2.1, Publix at Naples Lakes Village Center at 3.3, Aldi on Santa Barbara Boulevard at 4.7, Publix at Freedom Square at 5.4, Walmart Supercenter on Collier Boulevard at 6.1 and Coastland Center at 6.8.

Hospitals and urgent care

In an emergency, call 911. Physicians Regional Medical Center, on Collier Boulevard, is 3.9 route miles from The Fountains, and NCH Baker Hospital is 5.8. East Naples Urgent Care, on Thomasson Drive, is 1.4 route miles and is not for emergencies.

Downtown Naples and Marco Island

Fifth Avenue South in downtown Naples is 4.9 route miles from The Fountains, and the Marco Island Area Chamber visitor center is 13.3. The Domain Realty Group Naples page covers the wider city.

Schools by address

Collier County Public Schools' lookup for school year 2026 to 2027, run for two addresses in The Fountains in October 2026, returned Lely Elementary, East Naples Middle and Lely High, and assignment is by address and can change each year. The 2025-26 state grades were A for Lely Elementary, A for East Naples Middle and B for Lely High. The lookup did not test an address on Rattlesnake Hammock Road, so a buyer confirms with the district. East Naples Middle School is 4.2 route miles away.

Fire district on the roll

Owners in The Fountains pay the Greater Naples Fire Rescue District levy of 2.0000 mills, one of the ten 2026 taxing authority lines for millage area 106. The tax section of this page shows the full set.

Airports and the I-75 interchange

Naples Municipal Airport is 4.6 route miles from The Fountains, and Southwest Florida International Airport is 36.4, a long drive. The I-75 interchange at Collier Boulevard, exit 101, is about 6 route miles, a point that is not a verified entrance.

Nearby projects: Costco and a medical school

Collier County approved a Costco on October 14, 2025 for the southeast corner of Rattlesnake Hammock Road and Collier Boulevard, and construction is not confirmed. Bay College of Osteopathic Medicine held a ceremonial groundbreaking on July 16, 2026 at 8365 Cadenza Road. Both are reported projects. Talk with an agent about the area.

Who governs The Fountains in Naples: five associations under one name?

The Fountains in Naples is governed by five separate condominium associations, not one. Each condominium has its own corporation and its own recorded declaration, and a single management company appears on all five state records. A buyer therefore reads the documents of the one condominium a unit belongs to, never a community-wide set.

Five associations under one name

State corporation records list five not-for-profit associations for The Fountains, one for each condominium, filed from 1979 to 1989, and name Guardian Property Management as manager of record for all five; no master association appears in the public record. The county calls them Fountains Unit 1 to Unit 5.

Guardian Property Management, manager of record

The manager's own services page, read November 1, 2026, lists board support, budgets, meeting notices and maintenance coordination. It names no association, posts no rule text and shows no fee. A management contract can end, so a buyer confirms the manager in the resale documents.

No master association found

No master, recreation or property owners association for The Fountains appears in state corporation records, and the county file shows five separate condominium headers with no shared common-area parcel. That is a negative from public records, not a guarantee, so a buyer asks the seller whether any shared agreement exists.

Declarations recorded from 1979 to 1989

An extract of state condominium records, carried into our research, dates the recorded declarations to October 30, 1979 for Unit 1, February 28, 1980 for Unit 2, May 21, 1980 for Unit 3, December 17, 1981 for Unit 4 and April 1, 1989 for Unit 5. No public source names the original developer, so this page names none.

Why the condominium a unit belongs to matters

Rules sit at the condominium level, so two units on the same street can follow different leasing, pet, parking and approval rules. Before comparing two listings, confirm which of the five condominiums each one belongs to; the county number and the listing's condominium name both help.

Documents a buyer requests

Ask for the declaration and every amendment, the articles, the bylaws, the current rules, the adopted budget, the reserve schedule, the latest financial statement, recent board meeting records, the insurance certificate and the estoppel certificate, in writing, for the exact condominium. Domain Realty Group agents can order them with you.

Can you rent out a condo in The Fountains, Naples, and what are the rules?

Renting a condo in The Fountains in Naples depends on the rules of one of five separate condominiums, and none of the five posts them on a public page. A buyer who may want to lease a unit later asks for that condominium's declaration and rules before making an offer and keeps the answer in writing.

Leasing rules: not published

None of the five associations of The Fountains publishes a leasing rule, so the minimum lease, any yearly limit on leases and any approval step for a unit come from that condominium's own declaration and rules, which the seller provides under s. 718.503. The export carries no minimum-lease field, and an empty field is missing data, never zero.

Where the leasing rule lives

In a condominium the leasing rule sits in the recorded declaration or in rules adopted under it. Ask for the declaration, every amendment and the current rules, then ask whether a lease needs board approval, whether a minimum term applies, whether leases are capped and whether a waiting period follows a purchase.

Vacation stays by the night or week

No association of The Fountains posts a rule on stays by the night or week, so a buyer cannot assume either answer. Read the declaration, ask the manager in writing and read the county registration below before planning short stays.

Collier County short-term rental registration

Collier County Ordinance 2021-45, effective January 3, 2022 and carried from an earlier read, requires short-term vacation rentals in unincorporated Collier County to register with the county. Registration never overrides a declaration, so confirm current terms with the county and with the association.

Pets: not published

None of the five associations posts a pet rule (checked November 1, 2026): no limit on number or weight, no breed rule and no rule for tenants. The export has no pet field. Ask for the pet section of the exact condominium's rules, and any pet fee, in writing.

Vehicles, parking and guests

Rules on vehicles, parking, guest stays and occupancy are not published by any association (checked November 1, 2026), and the export carries no parking field. Ask for the parking terms, limits on trailers or work vehicles, guest registration and any limit on occupants for the exact condominium.

Approval of a sale or lease

Approval of a sale or a lease is not published by any association (checked November 1, 2026). Some declarations let the board screen a buyer or tenant, and some do not. Ask whether an interview, an application or an approval fee applies and whether it can delay closing.

What does a buyer pay each year in The Fountains, Naples?

A buyer in The Fountains in Naples pays three yearly costs: association dues, insurance and property taxes. Only the tax rate is public, and the tax sections below print it. Dues are not published by the association, so this section shows dated listing entries as supporting data and lists what to request.

Association dues: not published

None of the five associations of The Fountains publishes dues on a public page (checked November 1, 2026), so the only fee figures here are the quarterly entries listing agents typed into the October 29, 2026 export for each condominium, shown as supporting data and never as an association's rate.

MLS fee entries from the October 29, 2026 export

We tracked the quarterly and application fee entries in the October 29, 2026 export, one row per condominium.

SUPPORTING, as entered by listing agents, the October 29, 2026 export, never an association's rate.

Condominium MLS rows Quarterly fee entries (MLS) Application fee entries (MLS)
MLS Unit 1 4 $1,360 x3, $1,450 x1 $150 x4
MLS Unit 2 2 $1,850 x1, $2,100 x1 $150 x1
MLS Unit 3 0 no row in the export no row in the export
MLS Unit 4 2 $1,290 x1, $1,565 x1 $100 x1, $150 x1
MLS Unit 5 6 $1,615 x6 $150 x6

Unit 3 has no row in the export, so no entry exists to show.

Why the MLS fee entries are never added

The entries are typed by listing agents, differ by condominium and cover a quarter at a time. This page never adds them, never turns them into a yearly sum and never presents one condominium's entry as another's. Each charge is confirmed in that condominium's budget.

What dues include: confirm in the budget

What a condominium's dues cover varies from one budget to the next. A budget may include building insurance, exterior maintenance, grounds, water, sewer, trash and reserves, or only some of them. No association of The Fountains posts a budget, so ask for the adopted budget and the reserve schedule.

Insurance as an annual cost

Insurance has two parts. The association's master policy generally covers the building and its shared parts, and its cost is usually paid through the dues; the owner's own policy, called an HO-6, covers contents, interior items and loss assessment. Carrier, wind deductible and flood cover are not published. Ask for each master policy's declarations page.

Property taxes as an annual cost

Property tax is the one yearly cost with a public rate. Every unit sits in the same millage area, and the roll adds a non-ad valorem total for Units 1 and 2 only. The next section prints the rates, and the worked examples after it are each an illustration, not a bill.

What does a buyer pay once at purchase in The Fountains, Naples?

A buyer in The Fountains in Naples pays several one-time costs at purchase: the estoppel certificate, any association application fee, title and survey work, inspections and the lender's flood determination. Only the estoppel fee has a statutory cap, and no actual estoppel fee is published for The Fountains.

Estoppel certificates, s. 718.116

Under subsection (8), the association issues an estoppel certificate within 10 business days after a written request. The fee may not exceed $250 when nothing is owed, plus $100 if expedited and delivered within 3 business days, plus up to $150 when amounts are delinquent. Each of the five associations issues its own.

Application fees: ask first

Some declarations charge an application, screening or approval fee to a buyer or tenant. None is published for The Fountains, and the application entries in the fee table are listing-agent entries, not an association's schedule.

Special assessments: none found, none ruled out

No public source we read lists a special assessment for any of the five condominiums, and none can be ruled out from outside the documents. Ask whether any assessment is approved, proposed or under discussion, including for a milestone inspection or reserve study.

Title, survey and inspections

Title insurance, a survey and a home inspection are ordinary closing steps for a Florida condominium unit. A survey matters here because four buildings in Units 1 and 2 straddle a flood-zone line.

Flood determination

The lender orders a flood determination for the exact building, and the answer can differ between buildings in Units 1 and 2. A building in Zone AE generally brings a flood cover requirement on a federally backed loan, so ask early.

Closing timeline

A cash purchase and a loan run on different clocks, but the association steps are shared: request the documents, wait for the estoppel certificate and allow time for any board approval. Under the resale statute below, a buyer may extend closing by up to 15 days after receiving the required reports, if asked in writing.

What are property taxes on a condo in The Fountains, Naples?

Property taxes on a condo in The Fountains in Naples start from one rate, because every unit sits in the same millage area. The bill then adds a non-ad valorem total that differs by condominium. A bill shown on a listing belongs to the seller, so a buyer estimates from the price, as the worked examples do.

Millage area 106

All 276 units of The Fountains fall in Collier County millage area 106, taxed at 10.3696 mills for 2026 with no community development district, and the roll shows a $269.77 non-ad valorem total on every unit in Units 1 and 2 and $0.00 on every unit in Units 3, 4 and 5.

Taxes table: the ten 2026 authority lines

A mill is one dollar of tax for each thousand dollars of taxable value. The 2026 roll lists these ten lines for millage area 106.

Taxing authority (2026 roll) Mills
General Fund 3.0107
Water Management Fund, South Florida 0.0948
Big Cypress Basin 0.0978
School Board, state law 1.8990
School Board, local board 2.2480
Collier Mosquito Control 0.1331
Greater Naples Fire Rescue District 2.0000
Unincorporated General, MSTD 0.6844
Water Pollution Control Program 0.0246
Conservation Collier 0.1772
Total, millage area 106 10.3696

Greater Naples Fire Rescue District on the bill

The fire district's 2.0000 mills are one of the ten lines above and sit inside the single total on the 2026 roll.

Non-ad valorem: $269.77 in Units 1 and 2

The roll shows a non-ad valorem total on every unit in Units 1 and 2 and none on Units 3, 4 and 5. The roll does not name the charge, so this page does not either. Ask the association what it funds.

No community development district

The roll shows no CDD line for any of the five condominiums, so no district assessment appears on the bill.

Homestead and Save Our Homes

Homestead lowers the taxable value of a permanent residence the owner holds on January 1. In this area the 2026 exemption is worth $423.59 at these rates, using the Department of Revenue's carried 2026 maximum. Save Our Homes caps the yearly rise in assessed value at the lower of 3 percent or the inflation measure, 2.7 percent for 2026, and the cap does not transfer to a buyer.

Why a current bill is not your bill

A seller's 2026 bill reflects the seller's exemptions and assessed value. After a sale the property appraiser reassesses at market value. Estimate from the price, the rates above and the exemption, not from the old bill.

What do worked cost examples show for a condo in The Fountains, Naples?

The worked examples for a condo in The Fountains in Naples apply the 2026 rates to a price and show what a first tax bill could look like. They are an illustration, not a bill, and they use two county median prices, one for all five condominiums and one for Unit 5.

How the examples are built

Each row takes the price as the taxable value, multiplies it by the millage area 106 rate, adds the roll's non-ad valorem total where one exists and then subtracts the homestead amount. The county recorded 13 qualified sales in the 12 months to August 31, 2026 at a $225,000 median, and Unit 5's six county sales in that window sit at a $240,000 median.

Example (an illustration, not a bill) Price used Ad valorem at 10.3696 mills Non-ad valorem Total With homestead ($423.59 off)
Unit 1 or Unit 2 condo at the county T12 median $225,000 $2,333.16 $269.77 $2,602.93 $2,179.34
Unit 3, 4 or 5 condo at the county T12 median $225,000 $2,333.16 $0.00 $2,333.16 $1,909.57
Unit 5 condo at the Unit 5 county T12 median $240,000 $2,488.70 $0.00 $2,488.70 $2,065.11

A Unit 1 or Unit 2 condo at the county T12 median

Take a Unit 1 or Unit 2 condo priced at the county median for the 12 months to August 31, 2026, a $225,000 median. The ad valorem tax is $2,333.16, the roll adds $269.77 for Units 1 and 2, and the total is $2,602.93. With the homestead exemption the total is $2,179.34.

A Unit 3, 4 or 5 condo at the county T12 median

For a Unit 3, Unit 4 or Unit 5 condo priced at the county's $225,000 median for the 12 months to August 31, 2026, the ad valorem tax is $2,333.16 and the roll shows $0.00 non-ad valorem, so the total equals the ad valorem tax. With the homestead exemption the total is $1,909.57.

A Unit 5 condo at its county T12 median

At Unit 5's county median of $240,000 for the 12 months to August 31, 2026, the ad valorem tax is $2,488.70 and the roll shows no non-ad valorem total, so the total is $2,488.70. With the homestead exemption it is $2,065.11.

Adding a homestead exemption

The last column subtracts $423.59, the 2026 homestead amount at these rates. A buyer qualifies by holding title on January 1 and making the unit a permanent residence, so a purchase after that date does not carry the exemption until the next tax year.

What the examples leave out

The examples leave out association dues, insurance, any special assessment, closing costs and any later vote on rates. They assume taxable value equals price and add no mortgage.

Is The Fountains in Naples in a flood zone, and how do storms and insurance work?

The Fountains in Naples has no single flood zone, because the county's FEMA layer sorts each building separately. Storm cover comes from two policies, the association's master policy and the owner's own, and a buyer asks for the master policy's declarations page before signing. Evacuation and storm history appear below.

Flood zones are set by building

Flood zones in The Fountains are set building by building: on Collier County's copy of the FEMA map (panel 12021C0601J, effective February 8, 2024), all four Unit 3 buildings read shaded Zone X, every Unit 4 and Unit 5 building reads Zone AE, and Units 1 and 2 each have buildings in both zones, so the lender's flood determination for the exact building decides.

Flood zones by condominium

The table counts buildings and units by zone for each condominium, with no community total.

Condominium Buildings Units Zone AE (buildings, units) Shaded Zone X (buildings, units)
County Unit 1 5 52 3 buildings, 28 units 2 buildings, 24 units
County Unit 2 4 40 2 buildings, 16 units 2 buildings, 24 units
County Unit 3 4 44 none 4 buildings, 44 units
County Unit 4 2 20 2 buildings, 20 units none
County Unit 5 12 120 12 buildings, 120 units none

Carried from Collier County's copy of the FEMA map (panel 12021C0601J, effective February 8, 2024) as carried into our research from an earlier county read; four buildings in Units 1 and 2 straddle a zone line.

Buildings that straddle a zone line

Four buildings in Units 1 and 2 have address points in both zones, so a listing's zone statement for them needs a survey or an elevation certificate. We found no elevation certificate in the county library for an address in The Fountains.

Preliminary map changes

A preliminary flood insurance rate map was released March 20, 2025. A 90-day appeal period opened August 19, 2026, and the county's notice targets Summer 2027 for the new map, a date that can move. We have not read the preliminary zone at each building, so this page reports none.

Lenders and Zone AE

A federally backed loan on a building in Zone AE generally requires flood cover. For a condominium unit the building's flood policy is the association's decision, so ask the lender which buildings it reads as Zone AE and what proof it wants from the association.

Master policy and your own policy

Five associations mean five master policies, each with its own carrier, wind deductible and flood terms, and none is published. Ask for each declarations page and convert any percentage wind deductible into dollars.

Evacuation Zone C on the county layer

Collier County's evacuation layer places The Fountains in Evacuation Zone C, as carried from the county map for our research in October 2026, and an owner follows each evacuation order's own wording. An evacuation zone and a flood zone are different maps.

Storm history as reported

We found no dated report from an established outlet that names The Fountains, Charlemagne Boulevard, Chantelle Drive or Rattlesnake Hammock Road in Irma, Ian, Helene or Milton. That is a gap in the news record, not a statement about these buildings in either direction.

Wind insurance and the building era

Units 1 to 4 were built from 1979 to 1982, before Hurricane Andrew and before the first Florida Building Code in 2002, and Unit 5 dates from 1989 to 1994. Roof, window and opening-protection dates are not published for any building. Insurers ask how old the roof is first, so ask the association for roof records.

Florida's state home-hardening grant program

Florida's state home-hardening grant program funds wind-resistance upgrades for eligible homes. Whether it reaches a condominium unit in The Fountains is not established here, so check the program's current rules before counting on it.

What does Florida law require when you buy in The Fountains, Naples?

Florida law gives a condominium buyer in The Fountains in Naples four sets of rules to know: a resale document package, an estoppel certificate, milestone and reserve study rules for taller buildings, and homestead rules for taxes. This page is general information, not legal advice; ask a Florida real estate attorney.

Condominium resale disclosure, s. 718.503

At the seller's expense, a buyer is entitled to the association's documents, including the declaration, articles, bylaws and rules, the budget and financial statement, and the milestone summary and reserve study where they exist.

On a condominium resale, s. 718.503(2)(d) has the contract either acknowledge that the buyer received the association documents more than 7 days, excluding Saturdays, Sundays and legal holidays, before signing, or make the contract voidable by written notice within 7 days, excluding the same days, after signing and after receipt of the documents the statute lists, a right that ends at closing.

Estoppel and records, s. 718.116 and s. 718.111

Subsection (8) of the first statute sets the 10 business day estoppel clock and the fee caps described in the purchase costs section. The second statute lets owners inspect association records such as the budget, the reserve schedule and meeting records.

Milestone inspections, s. 553.899

A milestone inspection is a structural inspection by a licensed engineer or architect for covered buildings.

Florida's milestone inspection, s. 553.899, and structural integrity reserve study, s. 718.112(2)(g), apply to condominium buildings of three habitable stories or more; no county or MLS record we read states a story count for any building in The Fountains, so a buyer confirms the building's story count and the association's status in the documents.

Structural integrity reserve studies, s. 718.112(2)(g)

A structural integrity reserve study, repeated at least every 10 years, reviews the major structural parts of each covered building and the reserves needed to maintain them. Ask the association for each building's study, its date and what it says about funding.

Homestead, s. 196.031, and Save Our Homes, s. 193.155

Section 196.031 gives a permanent resident who holds title on January 1 an exemption of up to $25,000 of assessed value, plus an additional exemption on non-school levies. Section 193.155 caps the yearly rise in assessed value at the lower of 3 percent or the inflation measure, and the cap does not transfer to a buyer.

This section is general information, not legal advice, and statutes were read as posted on the Florida Legislature's site on November 1, 2026. Ask a Florida real estate attorney about your contract and documents. Contact Domain Realty Group for the process, or see the Naples communities hub and current listings to compare other places.

How do prices in The Fountains, Naples compare with nearby East Naples condominiums?

The Fountains in Naples can be read beside seven East Naples communities that the county roll also codes as condominium use, over the 12 months to August 31, 2026. The table keeps condominium-use homes with condominium-use homes and lists the subject row first.

County peer table: condominium-use homes

The Straight-line mi column runs from the middle of the county tract map around The Fountains to the centre of each peer's county plats.

Community Straight-line mi T12 sales T12 median Condominium-use homes
The Fountains, all five (subject) 0 (subject) 13 $225,000 276
County Riviera Golf Estates condominiums 0.33 8 $191,700 164
County Royal Wood condominiums 0.79 23 $255,000 656
County Lely Country Club condominiums 0.91 30 $267,500 670
County Crown Pointe condominiums 1.37 15 $360,000 316
County Kings Lake condominiums 1.51 43 $240,000 830
County Lakewood condominiums 1.53 37 $252,000 610
County Naples Heritage condominiums 2.74 32 $482,500 452

The rows differ in floor plans, building years and golf: several peers sit in golf communities, and The Fountains has no course, so a peer median is context, not a like-for-like comparison.

Linked peer page

Lely Country Club is the one peer with a Domain Realty Group page, so its row has a page to read beside it. See also Naples communities.

How to read a peer median

A median is the middle sale, so a few deeds can move it. The Fountains row blends two recorded floor plans, and every peer has its own mix of plans and building years. The table ranks nothing.

Peers named as text only

Riviera Golf Estates, Royal Wood, Crown Pointe, Kings Lake and Lakewood each have their own Domain Realty Group page. Naples Heritage appears in the table as text only, and this page links no Domain Realty Group page for it.

Why straight-line miles

The Fountains has no polygon of its own on the county subdivision layer, so one fixed point and one point per peer line the rows up. Roads, canals and I-75 shape a real drive, so the route miles elsewhere on this page are a different measure.

Which names get confused with The Fountains in Naples?

Several names near The Fountains in Naples sound alike, and a search or a listing feed can point to a different place. Each section below names one lookalike, says where it is and keeps its records out of every figure for The Fountains here.

The Lely-area condominium with a similar name

Four Fountains is a separate condominium in the Lely area, in ZIP 34113 and with its own county condominium number. The Fountains is in ZIP 34112, on Charlemagne Boulevard, Chantelle Drive and Rattlesnake Hammock Road. Match the full development name when you search.

Fountainhead in the Vineyards

Fountainhead is a subdivision in the Vineyards, ZIP 34119, with its own county subdivision numbers. The October 29, 2026 export files 11 rows under Four Fountains or Fountainhead, and none of them is counted for The Fountains.

The two Riviera neighbors

Riviera Golf Estates and Riviera Colony Golf Estates are separate recorded communities that share Charlemagne Boulevard and Chantelle Drive with The Fountains. The county's tract map for the area carries the Riviera Colony name, while the five condominiums keep their own county condominium numbers.

The Riviera golf course case

A neighboring property matter, not The Fountains: the former Riviera golf course off Rattlesnake Hammock Road is the subject of a covenant case in which a 2025 trial ruling kept it a golf course until August 18, 2030, the owner appealed (reported June 15, 2025), and no appellate decision was found as of November 1, 2026. Hibiscus Golf Club, across Rattlesnake Hammock Road, is a different course, and no report we read names The Fountains in the case.

Other places called The Fountains

Four Fountains in the Lely area, Fountainhead in the Vineyards, the Fountain Park commercial condominium and The Fountains in Ponte Vedra Beach are different places, as are Riviera Golf Estates and Riviera Colony Golf Estates on the neighboring streets, so none of their sales, listings or records sit in any figure for The Fountains on this page. A Lake Worth community also carries the name.

How do you buy a condo in The Fountains, Naples, step by step?

Buying a condo in The Fountains in Naples takes five steps, and the paperwork sits with the association of the one condominium a unit belongs to: confirm the condominium and building, read its declaration, order the documents and estoppel, inspect and insure, then close.

Step 1: confirm the condominium and the building

Start with the street and the county condominium: Unit 1 and Unit 2 front Charlemagne Boulevard, Unit 3 fronts Rattlesnake Hammock Road, and Unit 4 and Unit 5 front Chantelle Drive. Ask the listing agent which condominium and which building the unit is in.

Step 2: read that condominium's declaration and rules

Ask for the recorded declaration and rules of that one condominium. Leasing, pets, vehicles, guests and sale approval are not published by any association (checked November 1, 2026), so these documents hold those answers. Dues are set by each association's budget.

Step 3: order the association documents and estoppel

Ask the title company to request the association documents and an estoppel certificate from Guardian Property Management or the association's current contact. On a condominium resale, s. 718.503 has the buyer either acknowledge receiving the documents more than 7 days before signing or hold a 7-day right, excluding weekends and legal holidays, to void the contract, and s. 718.116 sets the estoppel timing. Not legal advice; ask a Florida real estate attorney.

Step 4: inspect, insure and check the flood zone

Book a general inspection, a wind mitigation report and a four-point report, then collect wind and flood quotes before the inspection period ends. Ask for roof, air conditioning and plumbing dates in writing. Zone lines differ by building, and the lender's flood determination for the exact building decides.

Step 5: close

At the closing table, four things get settled: the flood determination your lender orders, the title commitment, 2026 taxes prorated between the parties, and the association's estoppel figures. Because assessed values reset when a unit sells, the seller's present tax bill is not a guide to yours. We go line by line through the settlement statement with you.

What is The Fountains in Naples?

The Fountains in Naples is five separate condominiums that share one name, recorded by Collier County as Fountains Unit 1 to Unit 5. Each has its own association, and no master association appears in the public record. A unit's rules and dues come from its own condominium's documents.

Is The Fountains the same as Four Fountains in Naples?

The Fountains is not Four Fountains, which is a different condominium in the Lely area, ZIP 34113. The Fountains is in ZIP 34112, and none of its sales, listings or records sit in any figure on this page. Search by the full name to keep the two apart.

Is The Fountains part of Riviera Golf Estates?

The Fountains is not part of Riviera Golf Estates. The two share Charlemagne Boulevard and Chantelle Drive, but each is a separately recorded community, and The Fountains has five condominium numbers of its own on the county roll. Riviera sales and listings are not counted here.

Is The Fountains in the City of Naples?

Its postal city reads Naples, yet The Fountains lies beyond the city limits in unincorporated Collier County. No municipal tax line appears for its units on the 2026 county roll, which is why the county, rather than the City of Naples, acts as the local government on each owner's tax bill.

How many condos are in The Fountains, Naples?

The Fountains holds 276 units on the 2026 county roll, every one a condominium in ZIP 34112: 52 in Unit 1, 40 in Unit 2, 44 in Unit 3, 20 in Unit 4 and 120 in Unit 5. Common elements are not separate parcels.

What do condos in The Fountains sell for?

The Fountains had 4 active listings and 1 pending sale in the October 29, 2026 export: 1 active in Unit 2, 1 in Unit 4 and 2 in Unit 5, with the pending sale in Unit 1. Use the live search above for today's count, because the export is a snapshot.

How many bedrooms do condos in The Fountains have?

The Fountains condos show 2 bedrooms and 2 full baths on all 14 rows of the October 29, 2026 export that join the county roll. The export carries no floor, parking or pet field, so confirm any single unit before you offer.

How big are condos in The Fountains?

The Fountains has two recorded floor areas on the 2026 county roll: one for every unit in Units 1 to 4 and a larger one for every unit in Unit 5. The sizes sit in the base area table above, and the roll does not record which floor a unit is on.

When were the condos in The Fountains built?

The Fountains condominiums date to 1979 through 1994 by the 2026 roll year built, with a 1982 median year: Unit 1 in 1979, Units 2 and 3 in 1980, Unit 4 in 1982 and Unit 5 from 1989 to 1994.

What are the five condominiums of The Fountains?

The Fountains is made up of five condominiums on the county roll: Unit 1 with 52 units built in 1979, Unit 2 with 40 in 1980, Unit 3 with 44 in 1980, Unit 4 with 20 in 1982 and Unit 5 with 120 from 1989 to 1994. Each has its own association.

What are association fees in The Fountains?

The Fountains dues are not published by the association (checked November 1, 2026), and dues are set by each association's budget. The We tracked table on this page shows listing-agent quarterly entries by condominium, supporting data only and never an association's rate.

Who manages The Fountains in Naples?

State corporation records name Guardian Property Management as manager of record for all five associations of The Fountains. The company's own site lists services but no dues amounts or rules, so confirm the current contact with the association, since a manager of record can change.

What amenities does The Fountains in Naples have?

The Fountains amenities are not published by any of the five associations on a public page (checked November 1, 2026), and the public record shows no golf course, club or membership for The Fountains. Each condominium's declaration lists its common elements, so read it and ask what the dues cover.

Is there a golf course at The Fountains?

The Fountains has no golf course in the public record. Hibiscus Golf Club, 5375 Hibiscus Drive, sits across Rattlesnake Hammock Road and describes itself on its own site as an 18-hole course open to the public, with reports of public play through spring 2027 after a March 2026 sale.

Can I rent out a condo in The Fountains?

The Fountains leasing rules are not published by any association (checked November 1, 2026), so the minimum lease, any limit on leases and any approval step come from that condominium's declaration and rules. Collier County also requires registration for short-term vacation rentals in unincorporated Collier County, and it never overrides a declaration.

Are pets allowed in The Fountains?

The Fountains pet rules are not published by any of the five associations (checked November 1, 2026), and rules can differ by condominium. Ask for the declaration and rules of the one condominium you are considering before you rely on a listing remark, and ask the association in writing.

Is there a CDD in The Fountains?

The Fountains has no community development district: the 2026 county roll shows no CDD line among its taxing authorities. A non-ad valorem total of $269.77 appears on every unit in Units 1 and 2, and none on Units 3, 4 and 5.

What are property taxes on a condo in The Fountains, Naples?

The Fountains condos fall in Collier County millage area 106, taxed at 10.3696 mills for 2026. Units 1 and 2 add a $269.77 non-ad valorem total on the roll. A current bill is context only, because values reset at purchase, and the taxes tables above show the lines.

Is The Fountains in a flood zone?

Flood zones in The Fountains are set building by building: on Collier County's copy of the FEMA map, Unit 3's buildings read shaded Zone X, Unit 4 and Unit 5 buildings read Zone AE, and Units 1 and 2 each have buildings in both zones. The lender's flood determination for the exact building decides.

What evacuation zone is The Fountains in?

The Fountains sits in Evacuation Zone C on Collier County's evacuation layer, as carried from the county map for our research in October 2026. The county decides which storms bring an order, so follow each order's own wording and look up your address on the state lookup before hurricane season.

Do buildings in The Fountains need a milestone inspection or a reserve study?

Whether a building in The Fountains needs a milestone inspection or a reserve study turns on its story count: Florida's milestone inspection, s. 553.899, and structural integrity reserve study, s. 718.112(2)(g), reach condominium buildings of three habitable stories or more. No record we read gives a story count, so confirm it in the documents.

Can I cancel a condo purchase in The Fountains after signing?

A condo purchase in The Fountains is a resale under s. 718.503(2)(d): the contract either acknowledges that you received the association documents more than 7 days, excluding Saturdays, Sundays and legal holidays, before signing, or you may void it by written notice within 7 days, same exclusions, after signing and receiving the listed documents. The right ends at closing.

What is an estoppel certificate for a condo in The Fountains?

An estoppel certificate for a condo in The Fountains is the association's statement of what a unit owes, requested in writing under s. 718.116(8). It is due within 10 business days, and the fee is capped at $250 when nothing is delinquent, with statutory add-ons for expedited delivery and delinquent amounts. No actual fee for The Fountains is published.

The Fountains can be read beside the seven condominium communities in the county peer table above, over the 12 months to August 31, 2026. Each peer has its own floor plans, building years and golf setting, so a peer median is context, not a like-for-like comparison.

What does a buyer need before making an offer in The Fountains?

Before an offer in The Fountains, confirm which of the five condominiums and which building the unit is in, read that condominium's declaration and rules, budget for dues and taxes, request the estoppel certificate, order an inspection, review the master policy, get the lender's flood determination and confirm the story count and SIRS status.
