What Crown Pointe homes and condos are for sale in Naples right now?

Six searches below cover Crown Pointe homes for sale in Naples, each one reading the MLS member names rather than one development label. The October 29, 2026 export held 18 active and 7 pending listings across the seven member associations. The searches run live.

Every Crown Pointe listing

The first search lists every home under the seven member names; the second narrows that to listings posted within the last 30 days. Every listing figure here comes from the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026.

Houses, villas and condominiums

These two filter on the MLS property type, so read the member name on each result. The export does not show which property type the villas carry, so the single-family search may or may not list them. For a wider condominium search, see Naples condos for sale.

By price, split at $400,000

The lower search ends at $399,999, so no listing appears in both. The county's 23 deeds split 12 under $400,000 and 11 from $400,000.

What the October 29, 2026 export held

The October 29, 2026 export held 18 active listings, at Crown Pointe East (4), Crown Pointe Shores I to IV (4), St. George One at Crown Pointe (4), Crown Pointe Villas (2), Lakeport Villas (2) and Royal Villas at Crown Pointe (2), and 7 pending listings, at Crown Pointe East (4), Crown Pointe Shores I to IV (1), Lakeport Villas (1) and St. George One at Crown Pointe (1). South Shore Villas at Crown Pointe had none. Prices follow in the MLS section.

What a search cannot filter

No MLS field records a member association's lease rule or application process, an address's flood zone or a building's story count. A neighboring community shares the MLS development name Crown Pointe, so these searches use the seven member names instead. What is Crown Pointe in Naples, FL, and where is it?

Crown Pointe in Naples is a community of homes in unincorporated Collier County, East Naples, ZIP 34112, built from 1990 to 2002 in two county planned unit developments. The sections below count the homes, place them on the map and separate Crown Pointe from its neighbor.

554 homes in seven member associations

The 2026 county roll counts the homes this way. Crown Pointe East holds 204 houses. Crown Pointe Villas holds 60 single-family villas and South Shore Villas at Crown Pointe holds 38. The 252 condominiums sit in Crown Pointe Shores I to IV (116, in four condominium associations), St. George One at Crown Pointe (52), Royal Villas at Crown Pointe (34) and Lakeport Villas (50).

The count is the county's: the association names its seven members but publishes no unit count.

Unincorporated Collier County, ZIP 34112

Every parcel in the Crown Pointe set carries ZIP 34112 on the 2026 county roll, and the roll shows no municipal levy, so the homes sit in unincorporated Collier County rather than the City of Naples. See Naples communities for the neighborhoods around it.

Off Davis Boulevard in East Naples

Listings describe Crown Pointe as off Davis Boulevard in East Naples. The association's public pages do not name its entrance roads (checked November 1, 2026). The clubhouse and management office sit at 2424 Piccadilly Circus. Distances sit in What is near Crown Pointe in Naples, and which schools and services serve it?

Two planned unit developments

Crown Pointe sits in two built-out Collier County planned unit developments, Crown Pointe (Ordinance 89-31) and West Crown Pointe (Ordinance 90-59, which the county also files as Loch Louise), as carried. West Crown Pointe holds Crown Pointe Shores, Crown Pointe Villas, South Shore Villas, Lakeport Villas and the clubhouse. Crown Pointe holds Royal Villas, St. George One and part of Crown Pointe East, which straddles both.

Kingwood Garden is a neighbor, not a member

Kingwood Garden, the condominium beside the West Crown Pointe Boulevard homes, is its own community with its own planned unit development and association, so no Kingwood Garden sale, listing or home is counted anywhere on this page.

Lakeport Villas is the opposite case: its county description does not carry the Crown Pointe name, but it is on the association's member list, so its 50 homes are counted.

The community association and its manager

The Crown Pointe Community Association is the master association over the seven members. Guardian Property Management is the manager its website names (checked November 1, 2026). Who governs Crown Pointe in Naples: the community association and its members? holds the rest.

Why the county and MLS figures never merge

Crown Pointe has two record sets that never merge: the county's 23 qualified deeds to August 31, 2026 and the MLS's 24 sold listings to October 29, 2026, which differ in window, in recording versus closing dates and in qualification.

Each figure on this page names its set and its window.

The same sale in both sets

One Crown Pointe East house at $720,000 appears in both: a county deed recorded in June 2026 and an MLS closing on June 10, 2026. Each set keeps its own date.

How is Crown Pointe in Naples laid out across seven member associations?

Crown Pointe in Naples is laid out as seven member associations on 12 county plat and condominium numbers, so a buyer reads the association, not the street. The sections below define the terms, table the roll by association, name the streets and count the pools.

The set and what house, villa and condominium mean here

The 2026 county roll lists 579 parcels in Crown Pointe's 12 plat and condominium numbers, all in ZIP 34112, and 554 of them are homes with a residence row; the other 25 parcels hold the clubhouse, lakes, roads and common land.

On this page a house means one of the 204 single-family homes in Crown Pointe East, a villa means one of the 98 single-family villas in Crown Pointe Villas and South Shore Villas at Crown Pointe, and a condominium means one of the 252 homes in Crown Pointe Shores I to IV, St. George One at Crown Pointe, Royal Villas at Crown Pointe and Lakeport Villas.

On the 2026 county roll, Crown Pointe's 554 homes were built from 1990 to 2002, with a median year built of 1996, counting each home's earliest residence row.

The 2026 roll by member association

Each row is one member association as the county roll carries it. Homestead is a tax count only.

Streets and the associations on them

West Crown Pointe Boulevard is the trap in this layout. It carries Crown Pointe Villas, South Shore Villas at Crown Pointe, Lakeport Villas and most of Crown Pointe Shores, so one street name covers single-family villas and condominiums under different associations, each with its own rules and process.

Eight Crown Pointe Shores homes share Piccadilly Circus with Crown Pointe East. St. George One at Crown Pointe is on Reuven Circle and Royal Villas at Crown Pointe on Royal Circle.

Pools, spas and screen enclosures

On the county roll, 121 homes carry a pool row, and all 121 are in Crown Pointe East, which has 204 houses. The 98 villas have none and neither do the 252 condominiums. The roll also shows 40 spa rows and screen enclosure rows on 210 homes. Those are building rows, not a statement about any one home. The community pool sits on the clubhouse parcel, per the association's website (checked November 1, 2026).

Clubhouse and common land on the roll

The 25 parcels that are not homes hold the clubhouse, the lakes, the roads and the common tracts. What does the Crown Pointe clubhouse in Naples include? gives the amenities and the hours the association posts. Crown Pointe has no golf course.

What are the single-family houses and villas in Crown Pointe, Naples?

Crown Pointe in Naples holds 302 single-family homes on the 2026 county roll: 204 houses in Crown Pointe East and 98 single-family villas in Crown Pointe Villas and South Shore Villas at Crown Pointe. Each association has its own streets, build years, county deeds and MLS rows, and this section keeps county and MLS records apart.

The three single-family associations on the 2026 county roll, side by side

County columns come from the 2026 certified roll and recorded deeds; MLS columns come from the October 29, 2026 export, and the two are never one number. Legal names as carried from state records are under "Who governs Crown Pointe in Naples: the community association and its members?".

Pool rows on the Crown Pointe East lots

The roll carries a pool building row on 121 of the 204 Crown Pointe East houses and on no villa or condominium; the community pool sits on the clubhouse parcel. Four of the 6 East deeds in the 12 months to August 31, 2026 had a pool row. A pool row says nothing about condition or permits.

Pool row Y 36 $647,500
Pool row N 14 $564,500

What the six active houses and villas show

The October 29, 2026 MLS export held 4 active houses, all in Crown Pointe East, listed at $799,000, $699,000, $539,000 and $475,000, and 2 active villas in Crown Pointe Villas at $520,000 and $375,000. Four East houses were pending, two with contingencies, and no villa was.

These are asking prices on one date, not sales. The live search on current listings shows what has changed since the export.

Which law governs the villa groups: not published

The association's public pages do not say whether Crown Pointe Villas and South Shore Villas fall under chapter 718 (condominiums) or chapter 720 (homeowners' associations). The villa groups' recorded declarations say.

Ask for the declaration; the statutes are under "What does Florida law require when you buy in Crown Pointe, Naples?", and none of this is legal advice.

What are the condominiums in Crown Pointe, Naples, association by association?

Crown Pointe in Naples has 252 condominium homes in four member associations: St. George One at Crown Pointe, Crown Pointe Shores I to IV, Royal Villas at Crown Pointe and Lakeport Villas. Each has its own recording date, buildings and sales, so this section reads them one at a time, county records first and the MLS export second.

Story counts are not published

Neither the county roll, the MLS export nor the association's public pages give a story count for any Crown Pointe building. Ask the association for the stories in the specific building, because that count decides which reserve and inspection duties apply.

How old are Crown Pointe homes in Naples, and what should a buyer check on a 1990 to 2002 building?

Crown Pointe homes in Naples were built from 1990 to 2002 by the county roll's earliest residence row, so a buyer checks the building rather than the neighborhood: roof permit dates, wind mitigation and four-point reports, a pool and screen enclosure on a house, and the association's exterior change form. Each check below names who holds the answer.

Year-built eras and the 2002 Florida Building Code

The first Florida Building Code took effect March 1, 2002. Crown Pointe's houses were built 1990 to 2001, its villas 1995 to 1998 and its condominiums 1992 to 2002, so nearly every home was permitted before the code. A roll year is not a permit date; the permit file is.

Roof permits and roof dates

Crown Pointe's roof materials and replacement history are not published. For a house or villa, ask for the roof permit date and invoice. For a condominium, ask the association for its roof schedule. Insurers set their own rules on how old the roof is, so get the permit date in writing early.

Four-point and wind mitigation reports

A four-point inspection reviews the roof, electrical, plumbing and HVAC. Carriers set their own triggers, so ask the insurance agent. A wind mitigation report on Florida's OIR-B1-1802 form documents the features a home actually has, whatever its year built.

Pools, spas and screen enclosures on the houses

Pool rows sit only on Crown Pointe East lots (counts under "What are the single-family houses and villas in Crown Pointe, Naples?"). For any house with a pool, ask for the pool permit, the pump and heater records, and the permit for any screen enclosure.

Exterior changes need the association's form

The association's Modification Requests page offers one form, the CP Building & Exterior Change Form (checked November 1, 2026). Ask the seller whether past exterior work was filed on it and approved. Timelines and fees are in the declaration and rules.

Insurance questions for a 1990s home

For a house or villa, ask the insurance agent for a quote on an HO-3 style policy using the roof permit date and a current wind mitigation report. For a condominium, ask what the master policy covers, then price an HO-6 policy for interior finishes, fixtures and contents. Which association buys which coverage is not published.

Condominium milestone and reserve study pointer

Condominium buildings may owe a milestone inspection and a structural integrity reserve study. The law, the dates and the questions are under "What does Florida law require when you buy in Crown Pointe, Naples?". Ask the association for each building's current report.

What does the Crown Pointe clubhouse in Naples include?

The Crown Pointe clubhouse in Naples sits at 2424 Piccadilly Circus and carries a heated pool, a fitness center with a sauna and three lighted tennis courts, with posted hours for each. The association's public pages publish no guest rules, amenity fees or rental fee, so those are questions to ask. Crown Pointe has no golf course.

The clubhouse at 2424 Piccadilly Circus

According to the association's amenities page (checked November 1, 2026), the clubhouse has a full kitchen with a refrigerator, oven and microwave, a pool table, restrooms and a lanai that connects to the pool area.

The heated pool by the lake

The association's amenities page describes a heated community pool at the clubhouse, next to the lake. It lists lounge chairs, tables, umbrellas and an outside shower, and says the pool is maintained seven days a week.

Fitness center, sauna and locker rooms

The fitness center is at the clubhouse, and the amenities page calls it fully equipped. It lists a sauna and men's and women's locker rooms with showers.

Three lighted tennis courts

The association's amenities page lists three lighted tennis courts, and some older sources say one; this page follows the association. Reservation rules and any court fee are not published.

Hours the association posts

Amenity Posted hours
Clubhouse 8 AM to 8 PM, seven days a week
Heated pool dawn to dusk
Fitness center and sauna 6 AM to 9 PM, seven days a week
Tennis courts 6 AM to 9 PM, lights off by 10 PM
Management office open Monday to Friday, 8:30 AM to 4:30 PM

All hours were checked on the association's pages on November 1, 2026, and the association can change them.

Reserving the clubhouse

The amenities page says the clubhouse can be reserved for private functions and asks readers to contact the management office. It prints no rental fee, deposit or insurance rule, so ask the office in writing before booking.

What is not published: guest rules and amenity fees

The association's public pages give no guest rules for the pool, courts or fitness center, no amenity fee and no clubhouse rental fee. Information not available at time of publishing (checked 2026-11-01). Those items sit in the rules, the declarations and the budget.

Day-to-day life around the clubhouse

For what a day around the clubhouse, the pool and the tennis courts is like, McGreevy and Comisar's Crown Pointe neighborhood guide covers it.

Policing here falls to the Collier County Sheriff's Office. The water and sewer provider is not published in the sources checked; confirm the provider for the address. The association's Helpful Tips page says large-item pickup is arranged directly with Waste Management (checked November 1, 2026).

Who governs Crown Pointe in Naples: the community association and its members?

Crown Pointe in Naples has one master association, the Crown Pointe Community Association, and seven member associations that the master association names on its public pages. A management company runs the clubhouse office, and each member holds its own documents. Below is which member covers which homes, checked November 1, 2026.

The Crown Pointe Community Association

The master association runs the shared clubhouse, heated pool, fitness center and three lighted tennis courts at 2424 Piccadilly Circus. Its public pages carry a calendar, an estoppel page, a Helpful Tips page, a Sales Applications page, a Modification Requests page and a Documents page (association website, checked November 1, 2026).

The association publishes no unit count, so the homes on this page are the county roll's. The association's own state entity name is not published here.

Guardian Property Management manages

The Crown Pointe Community Association's website says the community is professionally managed by Guardian Property Management, with its office in the clubhouse at 2424 Piccadilly Circus, open Monday to Friday, 8:30 AM to 4:30 PM (checked November 1, 2026).

Applications, change forms and estoppel requests all route through that office. Two third-party directories list the same manager for St. George One and for Crown Pointe Villas (directory, SUPPORTING).

The seven member associations

The association's Sales Applications page names seven member associations, Crown Pointe East, Crown Pointe Shores, Crown Pointe Villas, Lakeport Villas, Royal Villas, South Shore Villas and St. George, and Kingwood Garden is not on that list (checked November 1, 2026).

Crown Pointe Shores is one listing for four condominium associations, I, II, III and IV, as carried from state records, and St. George on that page is St. George One at Crown Pointe. Lakeport Villas does not carry the Crown Pointe name in its county description, yet the association lists it, so this page counts it.

Which Florida chapter governs each villa group, 718 or 720, is a question the villa groups' declarations answer; the public pages do not.

Which homes each member association covers

This table pairs each member with the homes the county roll counts, the product, the legal name as carried and how we know the name. State record numbers are left out.

Member as the association lists it Homes on the county roll Product Legal name as carried Evidence for the name
Crown Pointe East 204 houses Crown Pointe East Homeowners' Association, Inc. state records, as carried
Crown Pointe Villas 60 single-family villas Crown Pointe Villas Homeowners Association, Inc. directory, SUPPORTING
South Shore Villas 38 single-family villas not published not published
Crown Pointe Shores 116 condominiums Crown Pointe Shores I, II, III and IV Condo Assn Inc, four associations state records, as carried
St. George 52 condominiums St. George One at Crown Pointe Condominium Association, Inc. directory, SUPPORTING

Crown Pointe Shores: four associations under one listing

A buyer in Crown Pointe Shores meets four separate condominium associations, one for each of phases I, II, III and IV, even though the association's page shows one name and one application link. Each association is its own state record.

The reserve study and the milestone summary are checked building by building, so ask for the documents of the exact association.

Documents the association lists

The Documents page lists six groups: General, Sub-Association Documents, Sales Application, Commissioner's Report, Calendar and Newsletters. Their files load by script, and we did not read them, so no rate, rule or date from inside those files prints here.

The Modification Requests page offers one form, the "CP Building & Exterior Change Form". The Estoppel Request page says to email the management company and prints no form, fee or turnaround.

What rules apply when you buy or lease in Crown Pointe, Naples?

Crown Pointe in Naples requires association approval for every buyer and every renter, according to the association's Helpful Tips page, with a recommended 20-day lead time. Pets, vehicles, leasing and exterior changes each follow their own rule. Below, each rule is matched to its publisher and to what the public pages hand to the recorded documents.

Approval for every buyer and renter

The association's Helpful Tips page says all renters and buyers must be approved by the association, that each association has a different process and fees, and that the completed application should go in 20 days before the sale or lease start date (checked November 1, 2026).

The Sales Applications page offers one application for each of the seven members. No association publishes a decision timeline, so a buyer builds the lead time into the contract.

The 20-day lead time

The 20 days is the association's own recommendation, and it applies to a lease start as much as a sale. A closing date that sits closer than that to a contract signing leaves little room if the member association asks for more paperwork.

Ask the management company which documents the member's packet needs and how long review takes, then compare the answer with the contract dates.

Deed restrictions: parking, leasing, pets and vehicles

The Helpful Tips page says all condominiums and single-family homes have deed restrictions, and that the rules cover "parking, leasing, pets, and what kind of vehicles" among other things.

The page prints none of those rules. They sit in each member's recorded declaration and rules, so a buyer asks for the declaration and the current rules, with dates, before making an offer.

Lease terms and pet limits: not published

A minimum lease term, a cap on how often a home may be leased, a pet count or weight limit and a vehicle rule are not published on the association's public pages. They are in the recorded declarations and the member rules.

For a Crown Pointe home bought to rent, or for a buyer with a pet, those documents come first. Contact us and we will request them for the exact member association.

Exterior changes and the change form

Exterior work goes through the association's one published form, the "CP Building & Exterior Change Form", on the Modification Requests page. Approval terms and a review time are not printed on that page (checked November 1, 2026).

The building and roof checks a buyer makes before closing are covered under "How old are Crown Pointe homes in Naples, and what should a buyer check on a 1990 to 2002 building?"

Collier County's short-term rental registration

Short-term vacation rentals in unincorporated Collier County, Crown Pointe among them, register under Collier County Ordinance 2021-45, in effect since January 3, 2022 (county registration page, SUPPORTING). It requires a state license first and a $50 registration fee.

Registration is an outer limit, not a permission. The association's approval rule and the member's lease rule come first, plus the 20-day lead time.

Who sets which rule

A Crown Pointe owner answers to four layers of rules at once. They stack: county registration never stands in for association approval, and no association rule overrides a Florida statute.

Layer What it sets Where to read it
The association (master) Approval of buyers and renters, the change form, clubhouse and amenity rules The association's public pages and Documents page
Each member association Its own application, process and fees, lease terms, pet limits, vehicle rules The member's declaration, rules and application packet
Collier County Short-term vacation rental registration, taxes, zoning County registration page and the property appraiser's roll
State of Florida Disclosures, estoppel caps, cancel rights, reserves Florida Statutes, under the law heading below

What does a buyer pay each year in Crown Pointe, Naples?

A buyer in Crown Pointe, Naples pays quarterly assessments, but no amount is published. Neither the Crown Pointe Community Association nor any member association publishes a dollar assessment on its public pages (checked November 1, 2026); the Helpful Tips page says quarterly assessments are due the first day of each quarterly month.

What the association publishes about assessments

The association's pages give a billing rhythm, not a rate. Which months count as quarterly months, what the master assessment covers and whether a member association bills on its own schedule are not published.

The master budget, the member budget and any pending special assessment come from the resale package and the estoppel for the exact home.

Why this page shows no association dollar amount

We print a Crown Pointe fee only once an association or a recorded document puts it in writing, and none of the readable pages gives an amount, whether for the master or for any of the seven members.

Listing sites and directories quote amounts and frequencies that conflict from one member to the next, so we leave them out. The files behind the Documents and Sales Applications pages may hold amounts; they load by script and were not read.

Five MLS fee fields side by side

We tracked five fee fields across the 49 Crown Pointe rows in the October 29, 2026 export: Master HOA fee, condominium fee, HOA fee, Total Annual Recurring Fees and Mandatory Club Fee. Listing agents typed each entry, so none is a published association rate; never sum them.

All fields, annualized, from Southwest Florida MLS, as entered by listing agents, export of October 29, 2026:

Field Rows filled Annualized median Range
Total Annual Recurring Fees 49 $8,600 $1,620 to $9,960
Condominium fee, annualized 22 $9,764 $7,340 to $9,960
HOA fee, annualized 11 $2,160 $1,620 to $8,600
Master HOA fee, annualized 16 $2,160 $1,620 to $9,960
Mandatory Club Fee $0.00 entered on all 49 rows none none

By product, the Total Annual Recurring Fees field of the same export reads as follows.

Product Rows Filled Median Range
Houses (Crown Pointe East) 16 16 $2,160 $1,620 to $2,160
Single-family villas 4 4 $5,040 $4,728 to $5,160
Condominiums 29 29 $8,704 $7,340 to $9,960

Split by member association, each cell below opens with how many rows were filled. South Shore Villas has no row in the export.

Row Rows Condominium fee HOA fee Master HOA
Crown Pointe East 16 0, none 7, $2,160 9, $2,160
Crown Pointe Shores I to IV 11 7, $8,600 2, $8,600 2, $9,280

Reading a master plus member assessment

A Crown Pointe home answers to the master association and to its member association, so a buyer expects to read two budgets. The export's condominium fee, HOA fee and master HOA fields are separate entries, filled unevenly row to row.

Ask the management company for each budget, whether a special assessment is pending and what each assessment covers for the exact home.

Utilities and trash

The water and sewer provider for Crown Pointe is not published on the pages we read; confirm the provider for the address. Ask the management company whether any utility is bundled into a member's assessment.

The Helpful Tips page says heavy waste items must be arranged directly with Waste Management.

Insurance inside a condominium assessment

A condominium assessment in Crown Pointe may include the member association's building insurance. Who buys which coverage among the condominium associations, the carrier and any wind deductible are not published.

Request each association's insurance summary; the flood and insurance section further down explains the walls-in split.

What does a buyer pay once at purchase in Crown Pointe, Naples?

A buyer in Crown Pointe, Naples can face an estoppel certificate, a possible condominium transfer fee, a member application fee and ordinary closing costs. Florida caps the estoppel and a preset condominium transfer fee, while application fees and any capital contribution are not published. This section separates the statutory caps from what stays in the documents.

The estoppel certificate and its caps

Florida caps an estoppel certificate under s. 718.116 and s. 720.30851 at $250 when nothing is owed; delivery within 3 business days can add $100, and a delinquent account can add as much as $150 more.

Each is a statutory ceiling, not a Crown Pointe price. Its Estoppel Request page only says to email the management company and lists no fee or turnaround, so get the amount when ordering. The same statute sets 10 business days for a condominium certificate.

Transfer and application fees

A condominium association can collect a preset transfer fee under s. 718.112(2)(k) only when it has to approve the transfer and its documents allow one; the cap is $150 per applicant, adjusted every 5 years.

Whether Crown Pointe Shores, St. George One, Royal Villas or Lakeport Villas charges one is not published. No application fee amount for any of the seven members appears on the public pages.

Capital contribution: not published

No public page states a capital contribution or a working fund payment due at closing for any Crown Pointe member association. The amount, if any, sits in the member's declaration or its application packet.

Ask the management company in writing, through our agents if you like, whether one is due on the home you are buying. Information not available at time of publishing (checked 2026-11-01).

The sales application packet

The Sales Applications page gives each of the seven members its own application, and the files load by script. We did not read them, so the contents and any fee stay unprinted.

Request the packet for the exact member early.

Closing costs in words

A Crown Pointe closing carries the same cost types as any Collier County closing: title and settlement charges, the lender's own charges, recording charges, and taxes and association assessments prorated to the closing date.

No dollar figure appears here, since nobody publishes one for Crown Pointe. A lender's loan estimate and the title company's settlement statement carry the real numbers for the exact home.

What are property taxes on a home in Crown Pointe, Naples?

Property taxes in Crown Pointe, Naples come from one millage rate across two county millage areas. There is no municipal levy and no CDD, and most homes add one non-ad valorem charge. The county roll sets each bill from taxable value. This section shows the eleven authority lines, median bills by product and member, and homestead.

The millage rate and its eleven lines

Every Crown Pointe home sits in Collier County millage area 231 or 158, unincorporated, both at 10.4721 mills for 2026, with no municipal levy and no CDD on the 2026 roll, and 499 of the 554 homes carry $269.77 in non-ad valorem charges on that roll.

Median bills by product and member

Across all Crown Pointe homes the median total tax is $3,156.92 on the certified 2026 county roll (bundle of October 27, 2026), with $4,786.01 for the houses, $2,877.49 for the villas and $2,773.91 for the condominiums. By member:

Row Homes Median 2026 total tax
Crown Pointe East 204 $4,786.01
Crown Pointe Villas 60 $2,877.49
South Shore Villas at Crown Pointe 38 $2,806.58
Crown Pointe Shores I to IV 116 $3,316.23

Lakeport Villas 50 $2,728.07

Homestead and the additional exemption

A permanent residence in Crown Pointe can claim up to $25,000 off assessed value under s. 196.031. The Florida Department of Revenue puts the 2026 additional exemption, which applies to non-school levies, at a maximum of $26,411. On a Crown Pointe bill the first $25,000, taken on all levies, saves $261.80, the additional exemption saves $167.05, and the pair saves $428.85.

The 2026 roll shows a homestead exemption on 284 of Crown Pointe's 554 homes: 103 houses, 58 villas and 123 condominiums. That is a tax count only.

What a sale does to Save Our Homes

For 2026, Save Our Homes holds the yearly growth of a homesteaded assessed value to 2.7 percent (Florida Department of Revenue). Once a Crown Pointe home sells, its assessed value goes back to market value the following January 1 (s. 193.155), which is why a buyer's first bill may not match the seller's.

Because of that reset, the worked examples below treat the price as the taxable value.

The $269.77 charge, and no CDD

On the county roll, 499 of the 554 Crown Pointe homes carry $269.77 in non-ad valorem charges and 53 carry $0.00 (52 condominiums and 1 villa). The roll shows only the total; the separate lines appear on the tax bill.

No community development district shows up among Crown Pointe's taxing authorities, because the 2026 roll lists no CDD here.

Reading the bill

To reach a Crown Pointe tax bill, the county applies each authority's mills to taxable value and then adds the non-ad valorem charges. Exemptions come off assessed value to give taxable value, which is why two homes bought at the same price can owe different amounts.

Ask the seller for the latest bill, check its lines against the roll's eleven, and compare it with current listings.

What do worked cost examples show for a Crown Pointe home in Naples?

Worked examples for a Crown Pointe home in Naples start from one price, add the county's mills and the non-ad valorem charge, and give the bill both with homestead and without it. Each is an illustration, not an actual bill. Every price is a county or MLS median already shown in the sold-price sections of this page.

How the examples are built

In each row, applying 10.4721 mills to the price gives the ad valorem figure; $269.77 in non-ad valorem charges goes on top, and $428.85 comes off for homestead. This is an illustration that treats taxable value as equal to the price, while the Collier County Property Appraiser sets the real value. Every $100,000 of taxable value works out to $1,047.21 at those mills.

Price used and its set Ad valorem With the non-ad valorem charge Same, with homestead
$395,000 (county 12-month median, all homes, 23 deeds) $4,136.48 $4,406.25 $3,977.40
$368,500 (county 12-month condominium median, 13 deeds) $3,858.97 $4,128.74 $3,699.89
$353,500 (Crown Pointe Shores county 12-month median, 6 deeds) $3,701.89 $3,971.66 $3,542.81
$405,000 (county 60-month villa median, 17 deeds) $4,241.20 $4,510.97 $4,082.12
$596,000 (Crown Pointe East county 12-month median, 6 deeds) $6,241.37 $6,511.14 $6,082.29
$636,000 (county 60-month house median, 50 deeds) $6,660.26 $6,930.03 $6,501.18
$412,500 (MLS sold median, export of October 29, 2026, 24 sold listings) $4,319.74 $4,589.51 $4,160.66

No row carries an association line: master and member assessments are not published by the associations, and the October 29, 2026 recurring-fee medians in the MLS fee table above are not added here.

A $395,000 home at the county median

The county recorded 23 qualified deeds in the 12 months to August 31, 2026, at a $395,000 median across all Crown Pointe homes. At that price the ad valorem figure is $4,136.48, and the bill with the non-ad valorem charge is $4,406.25, or $3,977.40 with homestead.

A $368,500 condominium and a $353,500 Crown Pointe Shores condominium

The county's 13 condominium deeds in that window sit at a $368,500 median, which gives $3,858.97 ad valorem and $4,128.74 with the charge, or $3,699.89 with homestead.

Crown Pointe Shores recorded 6 county deeds at a $353,500 median, giving $3,701.89 ad valorem and $3,971.66 with the charge, or $3,542.81 with homestead. Both are county sets, not MLS sets.

A $405,000 single-family villa

Over the 60 months to August 31, 2026, the county recorded 17 villa deeds at a $405,000 median. At that price the ad valorem figure is $4,241.20 and the bill with the non-ad valorem charge is $4,510.97, or $4,082.12 with homestead.

A $596,000 Crown Pointe East house

The county recorded 6 Crown Pointe East deeds in the 12 months to August 31, 2026, at a $596,000 median, which gives $6,241.37 ad valorem and $6,511.14 with the charge, or $6,082.29 with homestead.

Over the 60 months to that date the county recorded 50 house deeds at a $636,000 median, which gives $6,660.26, $6,930.03 and $6,501.18.

What the examples do not include

None of the examples counts association assessments, flood or wind insurance quotes, utilities or one-time costs. They also skip every exemption except homestead, and any change to assessed value or millage after 2026.

The MLS row carries that label because its $412,500 is the export's sold median. A real Crown Pointe bill follows the roll's taxable value for that specific home. The same arithmetic applies to any other Naples home, given its price and millage rate.

Is Crown Pointe in Naples in a flood zone, and how do storms and insurance work?

Crown Pointe in Naples was checked at only six sample member addresses; for any one home, the lender's flood determination on the exact address governs. Below are that sample, the map dates, flood quotes, storm history for the wider area and the condominium master policy, none of it a quote or a claim.

The sample: shaded Zone X and one Zone AE address

At six sample addresses in Crown Pointe's member associations checked against the FEMA flood map on October 21, 2026, five on Piccadilly Circus, Reuven Circle, Mabry Drive and West Crown Pointe Boulevard sat in shaded Zone X, the 0.2 percent annual chance band, and one on Mabry Drive sat in Zone AE, with evacuation Zone C at every point, as carried; zones differ from one address to the next.

Six points cannot speak for every Crown Pointe home. An evacuation zone is about storm surge and a flood zone is about insurance, so each letter answers its own question.

Flood map dates

Unincorporated Collier County still uses the 2012 countywide flood map, in effect since May 16, 2012, as carried. A preliminary map came out from the county on March 20, 2025; the county targets summer 2027 for it to take effect and reported an appeal period starting August 19, 2026 (county news release, August 2026).

Whether any Crown Pointe address changes zone on that preliminary map is not published. Information not available at time of publishing (checked 2026-11-01).

The lender's flood determination and elevation certificates

For each mortgage the lender orders its own flood determination on the exact address, and that result, not a community-wide sample, decides whether flood coverage is required. Request it early.

Under Risk Rating 2.0 an elevation certificate is optional. A condominium building usually has one; for a Crown Pointe house at an address like the Zone AE sample point, ask whether the seller has a certificate on file.

Storm history for the wider area

The National Hurricane Center's report on Hurricane Ian and the National Weather Service summaries for Hurricanes Irma and Helene describe Southwest Florida at area scale, not this community.

None of the sources we checked names Crown Pointe or gives a damage report for this community.

Flood quotes from the NFIP and private carriers

Under federal rules, flood coverage at an address in shaded Zone X is optional unless the lender requires it, while Zone AE needs flood insurance with a federally backed mortgage. Under Risk Rating 2.0 the National Flood Insurance Program prices each building on its own features, not on the zone letter.

Before the contract deadline, get two written quotes for the Crown Pointe address, one NFIP and one private. Wind and flood are separate policies, and a new flood policy usually starts only after a waiting period; the lender's flood determination on the exact address governs how early you need to ask.

Condominium master policy and the owner's HO-6

In a Crown Pointe condominium the building as originally installed is the association's to insure, while the owner's HO-6 policy picks up interior finishes, fixtures and contents; that is the walls-in split. Which coverage each condominium association buys is not published.

For a house, an HO-3 style policy covers the home; what a villa association insures is set by its declaration, which the public pages do not publish. Contact us and we will help gather those documents.

Citizens and 2026 insurance filings, as reported

As reported in the Florida press, Citizens filed decreases for 2026 and private carriers filed decreases as well (Florida news outlets, listed in the sources). No premium, percent or policy count for Crown Pointe prints here, since none is published.

Any quote turns on the building's features, location and claims history, so request one for the exact address; on the flood side, the lender's flood determination on the exact address governs.

What does Florida law require when you buy in Crown Pointe, Naples?

Florida law gives a Crown Pointe buyer in Naples cancel windows and disclosures, and adds reserve and milestone rules for any condominium building of three habitable stories or higher. Per-building story counts are not published. Nothing here is legal advice, so have a Florida real estate attorney apply each rule to your own contract.

Rule What it says Applies to
s. 718.503(2) Cancel by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving the documents All 252 condominium homes
s. 720.401 Disclosure summary; a cancel right within 3 days after receipt if it was not given before signing The 204 houses and any villa group under chapter 720, as the declarations say
s. 718.112(2)(g) Structural integrity reserve study Qualifying condominium buildings
s. 553.899 Milestone inspection Qualifying condominium buildings
s. 718.116 New owner jointly liable for unpaid assessments up to transfer Condominium homes
s. 689.302 Seller flood disclosure Sales of residential property

The 7-day condominium resale window

A Crown Pointe condominium contract must include, under s. 718.503(2), one of two things: an acknowledgment that the association documents reached the buyer more than 7 such days before the contract was signed, or a clause allowing the buyer to cancel by written notice within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receipt.

All 252 condominium homes sell between owners today, so the longer clause in s. 718.503(1) for developer sales does not govern them. The right ends at closing. Ask your attorney how dates count.

s. 720.401 for the houses and villa groups

The 204 Crown Pointe East houses sit outside Chapter 718, and any villa group organized under chapter 720 follows the same path. Under s. 720.401, 3 days after receipt is the cancel window for a buyer who did not receive the disclosure summary before signing (as carried).

The public pages do not say which law governs each villa group, so request the disclosure summary and the declaration first.

Reserve studies for condominium buildings

As read on November 1, 2026, s. 718.112(2)(g) requires an owner-controlled condominium association that existed on July 1, 2022 to have a structural integrity reserve study done on every building of three habitable stories or higher, completed by an outer date of December 31, 2026.

Story counts per building are not published, and Crown Pointe Shores I to IV are four association records to check. Ask each one whether its buildings fall in scope, and for the study or a statement that it is not complete.

Milestone inspections by building

A condominium building of three habitable stories or higher must have a milestone inspection under s. 553.899 by December 31 of the year it turns 30 years past its certificate of occupancy, and again every 10 years after; near salt water a local agency may set 25 years instead.

Because the certificate of occupancy date controls rather than the roll's year built, no inspection year prints here for any Crown Pointe building. Request any milestone summary from each association.

Unpaid assessments and estoppel

Under the assessments statute in the table above, a buyer of a Crown Pointe condominium becomes jointly liable with the previous owner for any assessments unpaid up to transfer. Because the estoppel certificate shows what is owed, its cost and timing matter.

The caps sit in the one-time costs section above, so order it early.

Seller disclosures

A Crown Pointe seller gives a flood disclosure under s. 689.302, and the seller's tax-bill disclosure under s. 689.261 begins February 1, 2027, as carried.

Read both forms next to the lender's determination. Laws change, and this page is not legal advice, so confirm every rule with a Florida real estate attorney.

How do Crown Pointe home prices in Naples compare with nearby East Naples communities?

Crown Pointe in Naples can sit beside five nearby East Naples communities when each is measured on one county roll and one shared 12-month window of recorded deeds. Homes, county deeds and millage appear side by side below, with no ranking, verdict or distance drawn.

The peer table

Each cell is built from qualified improved deeds on homes with a residence row in the county's October 27, 2026 bundle, and no MLS data enters it. It shows the deed count, then the median price.

Berkshire Lakes (ZIP 34104) 2,149 99 at $330,000 64 deeds 35 at $590,000

The three golf communities are not like for like on amenities, because Crown Pointe has no golf course.

Condominium with condominium

Compare condominium with condominium. Crown Pointe's 13 county deeds at a $368,500 median came from Crown Pointe Shores I to IV, Royal Villas at Crown Pointe and Lakeport Villas, and each peer holds a different number of deeds, so read the count before the median.

Houses and villas with houses

The county's single-family use code joins Crown Pointe's houses and villas, so its 10 county deeds at a $515,000 median mix two products; the houses alone recorded 6 county deeds at a $596,000 median. Blended medians move with the mix, so set house against house.

Millage across the peers

Community Millage rate for 2026
Crown Pointe and Kings Lake 10.4721 mills
Royal Wood 10.3696 mills
Riviera Golf Estates Two rates: 10.3696 mills and the Crown Pointe rate
Naples Heritage 10.3696 mills on 552 homes; 10.5558 mills on 1 home
Berkshire Lakes Two rates: 10.5721 mills and 10.6558 mills

"What are property taxes on a home in Crown Pointe, Naples?" lists the eleven lines behind Crown Pointe's rate. Four other East Naples pages, Royal Harbor, Windstar, Glen Eagle and Countryside, are not computed here and carry no figure in these tables. For more places, see Naples communities.

Which names get confused with Crown Pointe in Naples?

Crown Pointe in Naples shares its name with places elsewhere, and its Royal and Lakeport names recur in other communities, so searching the name by itself can turn up the wrong place. Each of the four sections below separates one look-alike from the homes this page counts.

Kingwood Garden, the neighbor on West Crown Pointe Boulevard

This neighbor sits beside the West Crown Pointe Boulevard homes but has its own planned unit development and association, and it is not on the list of seven members. Its MLS rows share Crown Pointe's development name, so this page keeps them out by label and counts none.

Crown Pointe East is a member, not East Naples

Crown Pointe East is one of the seven member associations, the 204 single-family houses on Piccadilly Circus, East Crown Pointe Boulevard, Mabry Drive, Harrogate, Lochwood, Traynor and Downing. East Naples is the broader area where the whole community sits, so a search for East Naples homes is wider than this one member.

Royal Villas, Royal Wood and Royal Harbor

Royal Villas at Crown Pointe is one of the seven members, with 34 condominium homes on Royal Circle. It is not the East Naples golf community of a similar name and not Royal Harbor, a different Naples community with its own page, and neither belongs to Crown Pointe.

Crown Pointe and Crown Point names elsewhere

Crown Colony is in Fort Myers, and places called Crown Point or Crownpointe sit in other states, so check the city and state before reading a result. A Pensacola association with a similar name is also a different place, and Lakeport and Royal Villas names recur in Florida listings elsewhere, so read the full member name beside the Naples address.

How do you buy a home in Crown Pointe, Naples, step by step?

Buying in Crown Pointe in Naples starts with the member association, because the 204 houses, 98 villas and 252 condominiums answer to separate associations, rules and tax lines. Each step points to the section that holds its figures, and the table names the papers to ask for before making an offer.

Document Who provides it Why it matters here
Master and member declarations The association and each member Use limits and approvals
Rules with their dates The association and each member Leases, pets, vehicles
The budget The member association Dollar amounts are not public
The reserve study or its statement The condominium association Condominiums only

Flood determination The lender Zone for the exact address
Insurance quotes Your insurance agent Cost before you commit
Tax bill with the non-ad valorem line Collier County The lines the bill names

Pick the member association first

West Crown Pointe Boulevard carries four associations, so a street name alone does not tell you the member. Take the member's name from the listing or the county roll, then read its section of this page.

Ask for the application packet, budget and estoppel

The association's Sales Applications page covers the sales application packet, and its Estoppel Request page takes requests by email to the management company. Ask early for the member's declaration, dated rules and budget, because the public pages give no dollar assessment.

Approval and the 20-day lead time

Every buyer and renter needs the association's approval, and each member has its own process and fees. Start the application well before the contract deadline, since no decision timeline is posted.

Inspections and quotes inside the deadline

Schedule the roof, wind mitigation and four-point inspections within the inspection period, and ask for the roof permit date or the association's roof schedule. Get written flood and homeowner or condominium owner quotes before the deadline.

The lender's flood check on the address

Have the lender run its flood determination on the exact address, and read the seller's flood disclosure with it. Sample zones do not transfer from one address to the next.

After closing: the homestead filing

If the home qualifies, file for homestead with the Collier County Property Appraiser after closing; the sale resets assessed value the next January 1.
