What are the key facts on Victoria Lakes condos for sale?

Victoria Lakes is a group of resale condominiums on Victoria Lane in North Naples, and this page counts it together with Victoria Shores A, B and C next door. Every fact below comes from the county roll, the county's qualified deeds or one MLS export, and each figure carries the name of its record and its date.

Victoria Lakes and Victoria Shores county and MLS figures

County or MLS record set and window Sales or rows Price figures
County qualified deeds, September 2025 through August 2026 10 median $269,000, $230,000 to $325,000
County qualified deeds, September 2024 through August 2025 7 median $300,000, $230,000 to $375,000
County qualified deeds, 60 months, September 2021 through August 2026 43 median $300,000, $230,000 to $395,000
MLS closings, October 29, 2026 export 8 median $269,000, $230,000 to $295,000
MLS Active rows, October 29, 2026 export 4 median list $294,500, $250,000 to $339,000
MLS Pending rows, October 29, 2026 export 0 none

Read each line of that table as its own count with its own source. The first three lines hold county deeds on the four condominiums, and the last three hold rows from the October 29, 2026 export. Two of the lines happen to share a middle figure, yet they come from different systems and are never merged on this page.

Four condominiums on Victoria Lane

Victoria Lakes and Victoria Shores are four resale condominiums on Victoria Lane in North Naples, off Airport-Pulling Road between Vanderbilt Beach Road and Immokalee Road, in roll ZIP 34109 and unincorporated Collier County (millage area 38).

The 2026 county roll lists 166 condominium units on Victoria Lane, 94 at Victoria Lakes and 72 across Victoria Shores A, B and C, and every county sale in the 60 months from September 2021 through August 2026 was a resale.

The county roll places the units in eight buildings, five at Victoria Lakes (9580, 9590, 9600, 9610 and 9630 Victoria Lane) and one for each Victoria Shores condominium (9660, 9650 and 9640 Victoria Lane).

Two associations govern the set: one for Victoria Lakes and one shared by Victoria Shores A, B and C, and the fees section later on this page names them from the state list. Each Victoria Shores condominium holds a single building of 24 units, while Victoria Lakes spreads its units over several addresses on the same lane. Buyers who know the street number of a unit can therefore tell at once which condominium, and which association, it answers to.

Where these numbers come from

We tracked the county's qualified deeds on the four condominiums from September 2021 through August 2026, 60 months in all.

We tracked the MLS rows filed under the Development name VICTORIA LAKES in the October 29, 2026 export, 12 rows in all.

Here is how one sale moves through each record. On the county side, a unit sale counts once as a qualified deed, placed in the twelve month window that holds its sale date, once the property appraiser marks the transfer as an arm's length sale. On the MLS side, a closed listing counts once as a Sold row in the October 29, 2026 export, dated by the closing the listing agent entered.

The 8 MLS closings are the same sales as 8 of the 10 county deeds from September 2025 through August 2026, so the two record sets overlap and this page never adds them together. The other county deeds in that window have no Sold row in the export, which reaches back one year from its pull date. That is the whole reason the page keeps two labels on every price: each figure belongs to one system, one window and one date.

What this page leaves out

This page counts only the 166 units of the four county condominiums on Victoria Lane; the Victoria Park home lots, Victoria Park West and Hidden Harbour at Victoria Park are left out.

Listings filed under any other Development name in the MLS sit outside the 12 rows used here, even when the street name looks close. Other North Naples condominiums appear only in the peer table near the end of the page, and never inside these counts. Figures that neither association publishes stay off the page rather than being estimated, and the sections on fees and law say what to ask for in their place.

Can you buy a Victoria Lakes condo in North Naples today?

Yes, when an owner lists one. Units at Victoria Lakes and Victoria Shores in North Naples change hands only as resales, so what you can buy on a given day depends on the listings filed in the MLS. The October 29, 2026 export held Active rows and no Pending row, and the live search below refreshes that list.

Rows in the October 29, 2026 export

In the October 29, 2026 MLS export, the VICTORIA LAKES Development name shows 8 closings with a median of $269,000, from $230,000 to $295,000, along with 4 Active rows at a median list price of $294,500 and no Pending row.

Search the live listings

Each link above opens the live search on our site, so its list can differ from one visit to the next. The live search reads the MLS as it stands when the page loads, which is why it may show more or fewer units than the October 29, 2026 export counted earlier. To look across every area our team covers, open our property search.

One Development name in the MLS

In the MLS the four condominiums sit under the Development name VICTORIA LAKES, and the live search on this page uses the VICTORIA LAKES and VICTORIA SHORES labels with a map box.

Every one of the 12 MLS rows in the October 29, 2026 export carries a Victoria Lane address in the 34109 ZIP. Rows with the Victoria Lakes label match units at 9580, 9600 and 9610, and rows with the Victoria Shores label match units at 9660 and 9650. MLS rows filed under the Victoria Park name sit outside the four condominiums, and none of them is counted on this page. A unit number in an MLS row can be written several ways, with or without a building letter, so match a listing to its building by the street number first.

Before you tour a unit

Start with the street number, since the eight buildings differ in condominium, unit count and year built on the county roll. Ask the listing agent which association governs the unit, as Victoria Lakes and Victoria Shores answer to separate boards. Request the declaration, the current budget and the notes from recent board meetings before the showing rather than after it. Bring the MLS row for the unit and compare its bedroom field with the floor plan you see on the day. Check the flood and storm records by address, as later sections of this page explain, and note which questions the seller's agent cannot answer so they go into the contract period. When you are ready to see a unit, contact our team and we will line up the showing and the paperwork.

Where are Victoria Lakes and Victoria Shores in Naples, FL?

Victoria Lakes and Victoria Shores sit together on Victoria Lane, a street in North Naples that leads out to Airport-Pulling Road between Vanderbilt Beach Road and Immokalee Road. The four condominiums share roll ZIP 34109, fall under county government in unincorporated Collier County, and border the homes of the Victoria Park neighborhood to the north and west.

Victoria Lane in North Naples

The lane carries the address of all 166 units on the county roll, so the eight buildings form one cluster along a single street. The way out to the main road runs by Huntington Drive to Airport-Pulling Road, and the route section later on this page gives that trip by road. The MLS files each of the 12 rows in its area north of Vanderbilt Beach Road and west of I-75, the same part of North Naples that the county roll places in ZIP 34109.

Unincorporated Collier County

The four condominiums are governed by Collier County rather than by a city, and the roll places all 166 units in millage area 38. That area sets the tax lines on each unit's bill, which the property tax section breaks down line by line. County government also handles permits, roads and code questions for the lane, so a buyer with a question about the street itself starts with Collier County offices rather than a city hall.

The roads around the condominiums

Airport-Pulling Road runs north and south along the east side of the condominiums. Immokalee Road lies to the north and Vanderbilt Beach Road to the south, the two east and west roads that tie this stretch of North Naples to I-75 inland and to the beach parks near the coast. Distances by road for each of these, and for shops, parks and hospitals, appear in the route table later on this page. To compare other condominium communities across the area, see Naples condos for sale.

What have Victoria Lakes condos sold for in county deeds?

County deeds show what Victoria Lakes and Victoria Shores units in North Naples actually sold for, one qualified sale at a time. The sections below read three windows ending in August 2026 and every calendar year from 2016, and each window prints a middle price only where it holds five or more sales.

The latest twelve months

From September 2025 through August 2026, county deeds record 10 sales across Victoria Lakes and Victoria Shores with a median of $269,000, from $230,000 to $325,000.

Those 10 county deeds are spread across both names, with the Victoria Lakes buildings holding most of them, and the split by condominium appears in the next section.

The twelve months before

The twelve months before, September 2024 through August 2025, show 7 county-deed sales across the four condominiums with a median of $300,000, from $230,000 to $375,000.

The county median for September 2024 through August 2025 is $300,000, and the county median for September 2025 through August 2026 is $269,000. Each window stands on its own here, and neither is read as a signal about the other.

Sales over 60 months

Across the 60 months from September 2021 through August 2026, county deeds record 43 sales across the four condominiums, every one a resale, with a median of $300,000, from $230,000 to $395,000.

The counts are small, so this page draws no market direction from them.

Spread over the 60 months from September 2021 through August 2026, the 43 county deeds come to a handful of sales a year across the 166 units on the roll. A longer window gives a broader base than any single year, but it also mixes sales of very different units in very different buildings.

County deeds by calendar year

County calendar sale year County qualified deeds County median Low to high
2016 15 $174,900 $158,000 to $200,000
2017 3 too few for a median $175,000 to $216,000
2018 15 $180,000 $160,000 to $217,000
2019 7 $185,000 $171,000 to $218,000
2020 9 $205,000 $166,000 to $249,900
2021 11 $230,000 $191,000 to $275,000
2022 8 $321,750 $240,000 to $395,000
2023 9 $318,800 $289,000 to $365,000
2024 8 $300,000 $285,000 to $375,000
2025 11 $270,000 $230,000 to $340,000
2026, January to August 4 too few for a median $230,000 to $295,000

The yearly counts are small. A year with fewer than five county deeds shows its count with its low and high prices, marked too few for a median, and the partial year of 2026 stops at August. Treat each row as a record of the sales that closed that year and nothing more.

Every recent sale a resale

Each of the 43 county deeds in the 60 months from September 2021 through August 2026 moved a unit from one owner to the next, and none of them was the first sale of a unit. The roll dates the buildings from 1990 to 1996, so their first sales fall long before any window read here. A buyer at Victoria Lakes or Victoria Shores buys from a current owner, with the seller's disclosures and the association's documents as the paper trail.

How do county deeds split by condominium and building?

Split by condominium, county deeds put 7 of the latest 10 sales at Victoria Lakes and 3 at Victoria Shores A, B and C in North Naples. Split by building, every row is small. The two tables below give each condominium and each of the eight buildings its own count and prices for the same three windows.

County deeds by condominium

County condominium Units on the roll September 2025 through August 2026 September 2024 through August 2025 60 months, September 2021 through August 2026

Victoria Shores A 24 no sale 1, $300,000 7, median $300,000, $230,000 to $335,000
Victoria Shores B 24 2, $270,000 and $295,000 1, $340,000 7, median $295,000, $270,000 to $395,000
Victoria Shores C 24 1, $325,000 2, $230,000 and $375,000 6, median $316,750, $230,000 to $375,000

By condominium, those county deeds show 7 Victoria Lakes sales at a median of $265,000, from $230,000 to $292,000, and 3 Victoria Shores sales, at $270,000, $295,000 and $325,000, too few for a median.

The roll counts 94 units at Victoria Lakes and 72 across the three Victoria Shores condominiums, so the two names carry different weights in every window. Victoria Shores A recorded no county sale at all from September 2025 through August 2026.

Every building row holds only a few sales in a twelve month window, so read each one as a short list of prices rather than a guide to that building. The four units at 9630 Victoria Lane show a single county deed across the 60 months from September 2021 through August 2026, and the 9590 building shows one as well. A building with no sale in a window simply had no qualified deed recorded there in that span.

Victoria Shores and small counts

Victoria Shores A, B and C together hold too few county deeds in any twelve month window for this page to print a middle figure, and each of the three alone holds fewer still. That is why the Shores rows in both tables list each sale on its own. One building per condominium and 24 units apiece leave little room for a larger count in a single year.

Why some rows show counts

A condominium, size or building with fewer than five county sales in a twelve month window shows only its count and prices, with no median.

The cutoff keeps one sale from standing in for a whole condominium or building. Where a row lists every price, you can see the full spread for yourself and judge how far apart the units sold.

What does the MLS show for Victoria Lakes condos?

The MLS shows the listings that agents filed for Victoria Lakes and Victoria Shores in North Naples, a different record from the county deeds. The October 29, 2026 export holds 12 rows under one Development name, split between two subdivision labels, with the field values set out in the table below.

MLS fields, October 29, 2026 export

MLS field, October 29, 2026 export MLS value MLS rows
MLS Development name VICTORIA LAKES 12
MLS subdivision label VICTORIA LAKES 8
MLS subdivision label VICTORIA SHORES 4
MLS Building Design band, entered by listing agents Low Rise (1-3) 12
MLS full baths field 2 12

The Building Design band in that table is a field entered by listing agents, and both subdivision labels sit under the one Development name. Fields typed in by agents can vary from row to row, so the county roll remains the record for building facts on this page.

Two subdivision labels in one Development

Eight of the 12 MLS rows carry the Victoria Lakes subdivision label and four carry the Victoria Shores label. The Victoria Shores label covers all three Shores condominiums at once, so the export does not separate Victoria Shores A, B and C. A search on either label alone would miss part of the set, which is why the live search above uses both.

Why county and MLS records differ

The two systems collect different things. The county side holds every qualified deed on the 166 units, whether or not a listing agent took part, while the MLS side holds only the listings and closings that agents entered. Their windows differ as well: the county windows run by calendar month through August 2026, and the MLS closings cover the year before the October 29, 2026 pull. A deed is dated by its county record and a closing row by the date the agent typed in, so the same sale can land in different months on each side. This page keeps the two sets apart and prints each with its own label. Owners in these buildings who want a figure for their own unit can ask us for a home valuation.

What are the buildings at Victoria Lakes and Victoria Shores?

Eight buildings line Victoria Lane in North Naples, five belonging to Victoria Lakes and one to each of Victoria Shores A, B and C. The county roll gives each one an address, a unit total and a year. The table below sets all eight side by side.

The eight buildings

County roll building Condominium Building letter Units on the roll Floors by unit numbering Year built on the roll
9580 Victoria Lane Victoria Lakes A 24 three, 100 to 300 series 1990
9590 Victoria Lane Victoria Lakes B 18 three, 100 to 300 series 1990
9600 Victoria Lane Victoria Lakes C 24 three, 100 to 300 series 1990
9610 Victoria Lane Victoria Lakes D 24 three, 100 to 300 series 1996
9630 Victoria Lane Victoria Lakes E 4 first-floor numbers only 1996
9660 Victoria Lane Victoria Shores A A 24 three, 100 to 300 series 1996
9650 Victoria Lane Victoria Shores B B 24 three, 100 to 300 series 1995
9640 Victoria Lane Victoria Shores C C 24 three, 100 to 300 series 1996

Each row above is one building as the county roll records it. Victoria Lakes holds buildings A through E. Its A, C and D buildings at 9580, 9600 and 9610 Victoria Lane each carry 24 units, building B at 9590 carries 18, and building E at 9630 carries just 4, numbered E-101 to E-104. Victoria Shores reuses the letters A, B and C, one letter per condominium, so building A of Victoria Shores at 9660 is a different structure from building A of Victoria Lakes at 9580.

That letter overlap is the first thing to sort out when reading a listing or a deed. A unit labelled with building A could sit in either condominium, so the street number and the condominium name together are what fix a unit in place. The Victoria Shores buildings run in descending street order on the roll, with A at 9660, B at 9650 and C at 9640.

The roll dates the three older Victoria Lakes buildings to 1990 and the rest of the set to the middle of the decade, with the full year list in the next section. To see which of these buildings has a unit offered now, open the current listings.

Unit numbers and floors

Unit numbers on the county roll run in 100, 200 and 300 series in seven of the eight buildings, which points to three floors there, while the four units at 9630 Victoria Lane carry first-floor numbers only and the roll gives no story count for that building.

Numbering is an inference, not a measurement. A 100 series unit is read as ground level and a 300 series unit as the top level, but the roll does not state a level for any unit, and a buyer who cares about the level of a specific unit should confirm it on a showing and in the condominium declaration. The building at 9630 is the one exception the numbering cannot settle, so its height is left open here.

The MLS building band

Listing agents entered the MLS Building Design band as Low Rise (1-3) on all 12 rows in the October 29, 2026 export.

The band is a menu choice made by whoever enters the listing. It agrees with the unit numbering on the county roll, which is a useful cross check, yet it remains a listing field and not a county record. Where the band and the roll ever disagree for a unit, the county record and the declaration are the documents to trust.

Bedroom fields in MLS rows

The MLS bedroom field on those 12 rows reads 2 Bed on 7, 3 Bed on 3 and 2+Den on 2, with two full baths on every row.

These labels come from listing agents and are not tied to any of the county roll sizes, since the roll carries area and not room counts. A 2+Den label in one listing may describe the same plan another agent calls 3 Bed. Ask for a floor plan with each unit, and match its area to the roll before comparing two units by bedroom label alone.

How large are the condos, and when were they built?

The county roll lists six unit sizes across the four condominiums in North Naples, from 1,089 to 1,627 square feet as the roll records them, and dates the eight buildings from 1990 to 1996. Victoria Lakes carries all six sizes, while each Victoria Shores condominium repeats the same two. Every building went up before the statewide building code.

County roll sizes by condominium

Condominium Square feet Units on the county roll
Victoria Lakes 1,089 48
Victoria Lakes 1,191 18
Victoria Lakes 1,267 18
Victoria Lakes 1,412 6
Victoria Lakes 1,567 2
Victoria Lakes 1,627 2
Each Victoria Shores condominium 1,191 18
Each Victoria Shores condominium 1,412 6

On the 2026 county roll, where base area equals adjusted area, Victoria Lakes units measure 1,089 square feet (48 units), 1,191 (18), 1,267 (18), 1,412 (6), 1,567 (2) and 1,627 (2), and each Victoria Shores condominium has 18 units of 1,191 square feet and 6 of 1,412.

Base area and adjusted area match on every one of these rows, so the table reads the same whichever measure an appraiser report quotes. A listing may print a different area, since listing agents sometimes measure on their own. Treat the figures above as the public record and any listing area as the seller's description.

Sizes in Victoria Lakes

Victoria Lakes spreads its 94 units across six sizes, and the smallest is also the most common: 48 units measure 1,089 square feet as the county roll lists them. Two middle sizes, 1,191 and 1,267 square feet, account for 18 units apiece in that same county record. The larger plans are scarce. Six units carry 1,412 square feet, and only 2 each carry 1,567 and 1,627 square feet, again per the roll.

That spread matters when reading sales. A deed for a unit of 1,089 square feet and a deed for one of 1,627 square feet describe very different plans by the roll sizes, so price comparisons inside Victoria Lakes work best when the two units share a size. The roll does not say which building holds which size, so ask for the unit's own parcel record.

Sizes in Victoria Shores

Victoria Shores is simpler. Each of the three condominiums, A, B and C, holds 24 units in one building, and each splits them the same way: 18 units at 1,191 square feet and 6 units at 1,412 square feet, as the county roll lists them. Across the 72 Victoria Shores units there are only those two plans.

Both Victoria Shores sizes also appear in Victoria Lakes, so a unit of 1,191 square feet on the county roll can be found under either association. That overlap makes it possible to set a Victoria Shores unit beside a Victoria Lakes unit of the same area, provided the deeds and dates line up.

Year built on the roll

The county roll records the Victoria Lakes buildings at 9580, 9590 and 9600 Victoria Lane as built in 1990 and those at 9610 and 9630 Victoria Lane as built in 1996, Victoria Shores B as built in 1995, and Victoria Shores A and C as built in 1996.

So the set went up in two phases on the roll: three Victoria Lakes buildings first, then the last two Victoria Lakes buildings and all three Victoria Shores buildings in the middle of the decade. A roll year is the appraiser's record for the structure. Permit history and the declaration can carry other dates, and the county permit search is the place to read work done since.

Built before the 2002 building code

Every one of the eight buildings was finished before the statewide Florida Building Code arrived, by the roll's own years. That timing shapes what a buyer asks an inspector to look at, and the storm and road section later on this page gives the code date and the report worth requesting for a unit here. Roofs, windows and openings replaced since the 1990s may have been done under newer rules, so ask each seller for permits and invoices.

What shared spaces show on the grounds?

Shared spaces at Victoria Lakes in North Naples are known from two places, a 2023 aerial photograph and listing remarks, since the county roll lists none. The photograph shows a few features plainly. Listing remarks add more, and each association is the source a buyer should ask to confirm what is shared and by whom.

What the county roll lists

The 2026 county roll carries no pool, tennis court or carport row for any of the four condominiums, so those features come from the 2023 aerial and listing remarks instead.

That absence is normal for condominium records, which describe units and not common land. It does mean the public roll cannot confirm the condition, size or ownership of anything outside the units.

What the 2023 aerial shows

A USDA aerial photograph dated February 14, 2023 shows one pool, a fenced block with two tennis courts and carport roofs beside the buildings on Victoria Lane.

The frame of that photograph does not take in the Victoria Shores A and B buildings, so it cannot show the whole set. Anything built, removed or resurfaced since early 2023 would not appear in it.

What listing remarks describe

Listing remarks describe a heated saltwater pool, a biking and jogging path, a barbecue area, a car wash area, one covered carport per unit and a lake with a fountain.

Those words come from sellers and their agents, written to market one unit at a time, and remarks for units in both condominiums repeat much of the same list. Some 2026 listing remarks also mention sidewalks and street lights. None of it is a statement from either association about what owners hold in common or who may use it.

Parking and carports

Listing remarks in the October 29, 2026 export describe one covered carport per unit and some guest parking, wording that belongs to the listings and not to a rule published by either association. The 2023 aerial shows long carport roofs beside the buildings, which fits that description. Ask the association for the unit how the carports in listing remarks are assigned, whether a space transfers with the deed and where guests and service vehicles may park.

Shared spaces to ask about

A short set of questions settles most of what the records leave open.

Ask each association which spaces are shared between Victoria Lakes and Victoria Shores, which association maintains the pool and the two tennis courts seen on the 2023 aerial, and what written rules apply to their use. Ask the same for the path, the barbecue area and the car wash area that listing remarks describe. Put the answers in writing with the resale documents, and talk them through with our agents before an offer.

What does the county parcel map show around Victoria Lane?

The county parcel map draws Victoria Lakes as one large condominium parcel in North Naples, with each Victoria Shores building on a small parcel of its own. Surrounding land sits in separate parcels. Airport-Pulling Road runs along the east side, and a neighborhood of homes faces the condominiums to the north and west.

The condominium parcels

The county parcel map shows Victoria Lakes on one condominium parcel of about 7.86 acres and each Victoria Shores building on its own parcel of about a third of an acre inside surrounding grounds recorded on the roll as separate parcels, about 14.77 acres in all.

A condominium parcel is the land the declaration places under the condominium, and each unit is a separate parcel number layered over it. Buyers see both numbers in the title work: the unit parcel for taxes and the condominium parcel for the land the owners hold in common.

The Victoria Shores grounds

The three Victoria Shores buildings are drawn tightly, each on a footprint parcel not much larger than the building itself. The parking, lawns and open land between them sit in other parcels on the county map, so who owns and maintains that land is a question for the declaration and for each association, not for this page. A title search on a Victoria Shores unit should name the parcels the condominium relies on.

Ponds and the parcel map

The county parcel map shows no Victoria Lakes or Victoria Shores building or condominium parcel within 15 meters of a separate lake parcel, and any pond inside the grounds is part of the condominium land and is not mapped separately.

Listing remarks mention a lake with a fountain, and the county parcel map is the record to check for where any such water sits. If the county parcel map or the remarks place a pond beside a unit you like, ask the association who maintains its banks and fountain.

Airport-Pulling Road on the east side

County parcel lines show Airport-Pulling Road along the east side of the condominiums and the homes of the Victoria Park neighborhood across the streets to the north and west.

Airport-Pulling Road is one of the main north and south roads through North Naples, and a buyer may want to visit the buildings on its side at different times of day. The road plans for it are covered in the storm and road section later on this page.

The neighborhood next door

Victoria Park is the separate neighborhood of homes on the streets beside the condominiums, with its own lots and records. This page counts only the four condominiums, so its figures never describe that neighborhood, and a listing labelled with the neighborhood name is not a listing in Victoria Lakes or Victoria Shores.

What is near Victoria Lakes, and how far by road?

Victoria Lakes sits a short drive from Airport-Pulling Road, which links this part of North Naples to Immokalee Road, Vanderbilt Beach Road and I-75. The Domain Realty Group route table measures each trip from the centre of Victoria Lakes along roads at free-flow speed, with a second column for the shortest trips on foot.

The route table

Destination Free-flow route miles Walking miles What it is
Victoria Lane entrance to Airport-Pulling Road 0.2 0.22 the drive out by Victoria Lane and Huntington Drive
Pelican Marsh Elementary 0.7 0.60 assigned elementary school (district lookup)

Southwest Florida International Airport (RSW) 25.5 not measured international airport

Every row starts at the centre of Victoria Lakes and follows roads at free-flow speed, so traffic, signals and season will stretch real trips. Only four rows carry a figure in the third column, and the others read not measured. The rows are distances, not travel times, and they make no claim about which place is the best stop for an errand.

Victoria Lane to Airport-Pulling Road

From the centre of Victoria Lakes, the drive out by Victoria Lane and Huntington Drive to Airport-Pulling Road is about 0.2 free-flow route miles, or 0.22 walking miles, in the Domain Realty Group route table.

The lane is the only street address for all eight buildings, and Huntington Drive carries traffic the short distance from the lane to the main road. Every trip in the table begins with that same short run.

Immokalee Road and Vanderbilt Beach Road

Immokalee Road at Airport-Pulling Road is about 1.0 free-flow route miles, or 0.98 walking miles, from the centre of Victoria Lakes, and Vanderbilt Beach Road at Airport-Pulling Road about 1.3 free-flow route miles, or 1.26 walking miles.

Those two crossings frame the stretch of Airport-Pulling Road that the lane opens onto. Immokalee Road leads east toward the interstate, and Vanderbilt Beach Road leads west toward the coast and the shopping rows in the table.

Beaches and parks

Vanderbilt Beach Park is about 4.8 free-flow route miles and Delnor-Wiggins Pass State Park about 5.1 free-flow route miles from the centre of Victoria Lakes.

Both beach parks are a drive from the condominiums, reached by heading west. North Collier Regional Park, a county park, is about 3.5 free-flow route miles from the centre of Victoria Lakes. Parking and entry rules at each park are set by the county or the state park service, so check them before a first visit.

Hospitals, airports and shopping

NCH North Naples Hospital is about 2.1 free-flow route miles from the centre of Victoria Lakes.

Physicians Regional Medical Center, Pine Ridge, is about 6.2 free-flow route miles away by the same table. Naples Airport (APF) is about 7.8 free-flow route miles from the centre of Victoria Lakes, and Southwest Florida International Airport (RSW) is about 25.5 free-flow route miles north. For errands, the Publix on Vanderbilt Beach Road is about 1.6 free-flow route miles out and Mercato about 3.3 free-flow route miles. Waterside Shops is about 6.0 free-flow route miles, Coastland Center about 8.2 free-flow route miles, and Fifth Avenue South in downtown Naples about 10.0 free-flow route miles from the centre of Victoria Lakes.

I-75 and the way out

Interstate 75 is reached at Immokalee Road, exit 111, about 2.7 free-flow route miles from the centre of Victoria Lakes.

From that interchange the interstate runs north toward Southwest Florida International Airport and Fort Myers and south through the rest of Collier County. The route to it follows Airport-Pulling Road north and then turns onto Immokalee Road toward the interchange, both of which appear earlier in the table.

Straight-line distances

Straight-line, Airport-Pulling Road lies about 0.07 mile east of the centre of Victoria Lakes, Immokalee Road about 0.88 mile north and Vanderbilt Beach Road about 1.11 straight-line miles south.

Map distances run shorter than road distances, since they ignore the turns out of the lane. They help place the condominiums on a map; the route table above is the better guide for a trip.

Which schools and public services reach Victoria Lane?

A district lookup for one Victoria Lane address in North Naples returned three assigned public schools, and the state graded each one. Fire protection comes from a fire district that appears on the county millage, and law enforcement comes from the county. Every assignment can change by address and by year, so confirm it with the district.

The district lookup

A district assignment lookup carried from October 21, 2026 for 9580 Victoria Lane returned Pelican Marsh Elementary, Pine Ridge Middle and Aubrey Rogers High for the 2026-27 school year, and the state graded each of them A for 2025-26.

By road, Pelican Marsh Elementary is about 0.7 free-flow route miles, or 0.6 walking miles, from the centre of Victoria Lakes, Pine Ridge Middle about 5.1 free-flow route miles and Aubrey Rogers High about 5.7 free-flow route miles.

The district lookup covered one building, at 9580, and the other seven buildings share the same lane, but zones are drawn by address and the district redraws them from time to time.

Published state grades

Level School 2025-26 state grade
Elementary Pelican Marsh Elementary A
Middle Pine Ridge Middle A
High Aubrey Rogers High A

The grades above are the state's published letters for the three assigned schools the district lookup returned. A letter grade is one summary measure, and each school's own report from the state gives more detail on the scores behind it.

Confirming one address

Confirm the assignment with Collier County Public Schools for the address.

The district's address lookup and its school choice office are the two places to check, since assignment and choice options can differ for a single unit. Make that check during the inspection period, alongside the condominium documents. Questions about a specific unit or building can go to our team.

Fire and sheriff service

North Collier Fire Control and Rescue District, a line on the county millage, serves Victoria Lane, and the Collier County Sheriff's Office covers unincorporated Collier County.

The fire district's line and its rate appear in the property tax section later on this page. The lane sits outside any city, so county agencies handle the public services a city would elsewhere. For a broader picture of how our team works with buyers and sellers here, read about Domain Realty Group, or request a home value estimate for a unit you already own.

Who runs Victoria Lakes and Victoria Shores, and what fees are published?

Two associations run the four condominiums on Victoria Lane in North Naples, one for Victoria Lakes and one shared by the three Victoria Shores condominiums. Neither posts a budget where the public can read it, so the only money figures on record are fields that listing agents typed into the MLS, and those are a starting point, not a bill.

Two condominium associations

The four county condominiums answer to two boards. The state condominium list, in a vault copy dated October 17, 2026, names two associations, Victoria Lakes Condo Assn Inc for Victoria Lakes and Victoria Shores Condo Assn Inc for Victoria Shores A, B and C. The state condominium list records the Victoria Lakes condominium on July 31, 1989. That entry speaks to the Victoria Lakes condominium only, and this page carries no matching date for the three Victoria Shores condominiums.

In practice the split works like this: the Victoria Lakes association oversees the Victoria Lakes buildings, and the Victoria Shores association oversees the three Victoria Shores buildings. Each board keeps its own declaration, bylaws, budget, meeting records and owner roster. A buyer under contract deals with the board of the condominium that holds the unit, so the first thing to confirm on any listing here is which of the two boards it sits under.

Dues and the public record

A search of the public record turned up no posted budget for either board. Neither association publishes its dues publicly, checked November 6, 2026. That leaves a buyer with two sources: the association itself, once a contract is signed, and whatever a seller or listing agent passes along before then.

Ask the seller for the current year's adopted budget, the most recent owner billing statement and the board's latest year-end financial report. Together those three papers show what an owner of that unit pays today and how the board plans to spend it. A figure heard secondhand at a showing is no substitute for the adopted budget.

The budget also shows the line items behind the owner billing: insurance on the buildings, grounds care, shared utilities, management and the yearly reserve contribution. Compare the insurance line with the prior year's budget, since a change in the master policy price moves every owner's share. If the board has not yet adopted next year's budget, ask when the vote is set and whether a draft is available to owners.

MLS fee fields, October 29, 2026 export

MLS fee field, SUPPORTING, October 29, 2026 MLS rows with a value Figure
MLS condo fee field, quarterly, Victoria Lakes rows 4 $1,695
MLS condo fee field, quarterly, Victoria Lakes rows 1 $1,781
MLS condo fee field, quarterly, Victoria Shores rows 2 $1,414
MLS condo fee field, quarterly, Victoria Shores row 1 $1,400
MLS condo fee field, quarterly, Victoria Shores row 1 $1,310
MLS total annual recurring fees field, middle value 12 $6,780

Listing agents fill these fields by hand, and three of the rows in the export left the field blank or entered nothing usable. In the October 29, 2026 MLS export, Victoria Lakes rows list a condo fee of $1,695 a quarter on 4 rows and $1,781 on 1 row, and Victoria Shores rows list $1,310 to $1,414 a quarter on 4 rows, MLS figures and not either association's own.

The gap between the two sets of rows tracks the two boards, which set separate budgets. Within one board the entries can still differ by unit size or by when the agent typed them. Read the table as a record of what listing agents entered, and check any figure against the association's budget before you plan around it.

Cable and internet in listing remarks

Remarks are the free text a listing agent writes under a listing. Listing remarks for Victoria Lakes units include cable and internet in the fee, and listing remarks for Victoria Shores units do not. Remarks are marketing copy, written by the agent and not by either board, so they can lag behind a change in a service contract.

To pin this down for a single unit, ask the association for its current service agreements and how each is billed to owners. If a Victoria Shores unit is on your list, price a cable and internet account of your own into the monthly budget until the association says otherwise.

Pets, leases and what neither association publishes

This is the part of the record with the least to go on. Pet and leasing rules are not published by either association and listing fields conflict, so ask for the current rules before you write an offer. Some listings repeat old field entries that a newer board vote could have replaced, and a pet or leasing line on a listing binds nobody, so ask the board for its own text.

The governing papers are the declaration, the bylaws and any rules and regulations the board has adopted since. Ask for all three, plus any amendment recorded with the county, and read the leasing and pet sections in full. Ask, too, whether the board reviews a buyer or a tenant before approval, and how long that review takes.

Special assessments and reserves

A buyer pays for the building as well as the unit. Neither association publishes a special assessment, as of November 6, 2026. An absence on the public record is not the same as a clean slate, so put the question in writing to the board.

Ask each association for its reserve schedule: the list of shared parts it saves for, the life it assigns to each and the balance set aside for them. Ask, too, whether the board has voted on or is weighing any one-time owner billing, and read the last year of board meeting records for roof, paving or painting work under discussion. Our Naples agents can help a buyer gather these papers early.

What Florida condominium law matters on a resale here?

Florida's condominium statute sets out what a resale buyer receives, when that buyer can cancel, what the association may charge to confirm an owner's account and how insurance is split. Every unit in the four condominiums is sold as a condominium resale, so these parts of the law reach every purchase at Victoria Lakes and Victoria Shores.

The resale cancel window

Timing matters on every condominium resale. Section 718.503 lets a resale buyer cancel in writing within 7 days, excluding weekends and legal holidays, after signing and receipt, if the required documents did not arrive more than 7 days before signing; that right ends at closing.

The practical step is simple: date the receipt of each document and keep a copy. If the declaration, bylaws, rules, budget and financial report reach you after you sign, the clock runs from receipt, and a buyer who wants the full review period should read them before the window closes. Your agent or a Florida real estate attorney can confirm the dates for a given contract.

Estoppel certificates

Before closing, the title company asks each association to confirm what the seller owes. Under s. 718.116 an estoppel certificate costs no more than $250 in the 2026 statute text, plus $100 for expedited delivery and as much as $150 more on an account with unpaid assessments, as read on November 6, 2026.

The certificate states the owner's balance, the regular billing amount and any approved one-time charge. It is the document that tells a buyer whether money is owed on the unit at the moment of sale. The purchase contract decides who pays for it, so read that line of the contract before you sign.

Milestone inspections and reserve studies

Two newer state laws ask more of condominium boards with older buildings. Florida's milestone inspection law (s. 553.899) and structural integrity reserve study rule (s. 718.112) apply to condominium buildings of three habitable stories or more; unit numbering on the county roll shows three floors in seven of the eight Victoria Lakes and Victoria Shores buildings, so ask each association for its milestone inspection report and its most recent structural integrity reserve study. The 2026 text of s. 718.503 lists the milestone inspection summary and the latest structural integrity reserve study among the documents a resale buyer receives.

This page reports no finding from either report for any of the eight buildings. Read the reports themselves, note any repair the engineer lists and compare it with the reserve schedule from the section above. If the engineer names work the reserve schedule does not fund, ask the board how it plans to pay for that work and on what timeline, and keep the answer with your contract papers.

Who insures what in a Florida condominium

Insurance in a condominium comes in two layers. Under s. 718.111(11) each association carries a master policy on its buildings and each owner insures the unit, so ask to see the master policy declarations.

The declarations page names the carrier, the policy period and the deductibles that apply to the shared structure. A large wind deductible on the master policy can come back to owners after a storm, so ask how the board would fund it. Then ask your own agent to quote the unit policy with the master declarations in hand, which helps keep the two layers from leaving a gap or paying twice.

What are property taxes at Victoria Lakes, with worked rows?

Every unit at Victoria Lakes and Victoria Shores sits in one county taxing area, so the tax rate is the same across the four condominiums. What differs from unit to unit is the taxable value the property appraiser sets and whether the owner holds a homestead exemption on the 2026 roll.

Millage lines for area 38

County 2026 millage line Area 38
County line: Collier County general fund 3.0107
County line: South Florida Water Management District 0.0948
County line: Big Cypress Basin 0.0978
County line: School board, state law 1.8990
County line: School board, local board 2.2480
County line: Collier County lighting district 0.1025
County line: Victoria Park Drainage MSTD 0.3814
County line: Collier Mosquito Control District 0.1331
County line: North Collier Fire Control and Rescue District 1.0000
County line: Unincorporated Collier general services 0.6844
County line: County water pollution control program 0.0246
County line: Conservation Collier 0.1772
County millage, every line 9.8535

A mill is one dollar of tax for each thousand dollars of taxable value. In the 2026 roll all 166 units sit in millage area 38 at 9.8535 mills, which includes a North Collier Fire Control and Rescue District line of 1.0000, an Unincorporated General MSTD line of 0.6844 and a Victoria Park Drainage MSTD line of 0.3814. On the 2026 roll, Victoria Lakes and Victoria Shores units carry no non-ad valorem charges and no CDD levy.

The county drainage line

One line in the table reads like a neighborhood name. The Victoria Park Drainage MSTD is one of the twelve county taxing lines that add to the 9.8535 mills total for millage area 38. It is billed the same way as the others, as part of the ad valorem tax on taxable value, and it shows on the tax bill beside them. The roll does not list it as a separate charge on any unit.

Roll tax figures

The county property appraiser publishes a tax figure for each unit. The median 2026 county tax across the 166 units is $2,018.51, and the roll marks 66 of the 166 as homestead.

That tax figure reflects each unit's own taxable value and exemptions, and a purchase resets part of that picture. When a unit sells, the appraiser can move its assessed value toward market value the next January, and the seller's exemptions end with the sale. A buyer should plan the first full year on the buyer's own value and exemptions, not on the seller's last bill.

Worked tax rows

Example value Value Millage area Mills Ad valorem estimate, no exemption Ad valorem estimate, with homestead
Per $100,000 of taxable value $100,000 38 9.8535 $985.35 $588.30
Victoria Lakes and Victoria Shores county T12 median sale $269,000 38 9.8535 $2,650.59 $2,253.54

The two rows show the same arithmetic on two sample values. The worked rows are INFERRED estimates at 9.8535 mills in millage area 38, ad valorem only; the appraiser sets taxable value and the tax bill governs.

Here is how to read them. The first row takes a round sample of taxable value and multiplies it by the mill rate, once with no exemption and once with the homestead exemption taken off the value first. The second row runs the same two steps on the county median sale for the four condominiums from September 2025 through August 2026, used only as a sample taxable value. In each row the homestead column is lower, as the exemption shrinks the value the rate is applied to. Neither row is a bill for any unit in these buildings; for a quote on one address, the appraiser's own estimator and our home valuation page are the places to start.

What do flood records show for Victoria Lane?

Flood records for Victoria Lane in North Naples come from FEMA map points that the research team checked at two of the eight buildings. Those two points share one result, the other six buildings were not checked, and every unit at Victoria Lakes and Victoria Shores should be confirmed by its own address before a buyer prices insurance.

The carried flood points

FEMA's flood map is the federal record for flood insurance. The carried FEMA points at 9580 and 9660 Victoria Lane show Zone X shaded (0.2 percent annual chance flood hazard), checked October 21, 2026; six of the eight buildings were not tested, so confirm by address.

A map result describes how FEMA rates the ground at a point. It says nothing about how a building has fared in past storms, and the map itself can change when FEMA issues new panels.

Evacuation by address

Collier County publishes evacuation levels for hurricanes by address. The carried points are in Collier County hurricane evacuation Zone B, so confirm the zone for the address with Collier County.

Evacuation levels are separate from flood insurance maps. One tells owners when to leave ahead of a storm surge; the other sets how flood risk is rated for insurance.

Lenders and flood insurance

A buyer who finances a unit meets the federal rules here. Zone X shaded carries no federal flood insurance requirement, though a lender may still ask for a policy.

Even where no policy is required, a condominium owner can buy flood insurance for the unit and its contents. The master policy from the association may carry flood insurance on the building, so ask the board for its flood declarations page as well as the wind and property pages.

Community Rating System

FEMA scores each county's floodplain work on a published scale. FEMA's Community Rating System (CRS) lists unincorporated Collier County as Class 5, which carries a 25 percent discount on eligible NFIP flood policies; confirm at quote time.

The county earns that standing through its own floodplain programs, so it can shift from one review to the next. Ask the insurance agent to show the credit on the quote itself.

Checking each address

Each unit in the four condominiums deserves its own check. Ask the seller whether an elevation certificate exists for the building, and ask the loan company for the flood determination it orders on the exact address. An insurance agent can quote a flood policy from that same address, and the quote will show how FEMA rates the unit today. Our current listings let a buyer line up addresses to check before a showing.

What do storm and road records show for North Naples?

Storm planning belongs on any buyer's list for Victoria Lakes and Victoria Shores in North Naples. The public records here cover one storm surge account, the county's evacuation lookup, the building code era of the eight buildings and a county plan to widen Airport-Pulling Road beside Victoria Lane.

The 2022 surge along the coast

The National Hurricane Center writes a report on each major storm. Hurricane Ian's storm surge in September 2022 reached Vanderbilt Beach, west of Victoria Lane, in the National Hurricane Center's account of the storm. That account describes the coast, and this page draws no claim from it about any unit or building on Victoria Lane.

Evacuation zones by address

Collier County runs an online lookup for hurricane evacuation by street address. Enter the full unit address, building number included, not a nearby street, and save the result with your closing papers. The county sets these levels and can revise them, so check the lookup again at the start of each hurricane season and follow county orders when a storm nears.

Built from 1990 to 1996 and the 2002 code

The roll gives each of the eight buildings a year between 1990 and 1996. Victoria Lakes and Victoria Shores were built from 1990 to 1996, before the statewide Florida Building Code took effect on March 1, 2002, so a wind mitigation inspection report for a unit is worth requesting.

A wind mitigation report records roof covering, roof deck attachment, roof to wall connections and opening protection. Insurers read it to price the wind part of a policy. The report on file for one unit may not match another unit in the same building, so ask for the report that names the unit you are buying.

The Airport-Pulling Road widening plan

Airport-Pulling Road is the main road on the east side of the condominiums. Collier County plans to widen Airport-Pulling Road from Vanderbilt Beach Road to Immokalee Road from four to six lanes, and the county project page showed no start date on November 6, 2026.

Road projects of this kind move through design, right of way and construction before any lane opens, and the county posts notices as each phase begins. Huntington Drive is the street that links Victoria Lane to Airport-Pulling Road, so watch the project drawings for that corner. The county project page is the place to watch for a schedule, and a buyer at Victoria Lakes in North Naples can check it before closing.

What to ask about storm preparation

Each board should have a written plan for hurricane season. Ask each association for its hurricane preparation records: who closes the shared spaces, how owners are told when to leave and how the board handled cleanup after recent storms. Ask for the shutter rules too, the approved shutter types, who installs them and who pays. Then ask for any wind mitigation reports on file for the unit and for the shared roof. Our team can request these papers through the listing agent; contact us to start, or read about Domain Realty Group.

Which other places carry a similar name?

Several places across Florida share a word or two with this page, and a quick search can run them together. This page covers only the four condominiums on Victoria Lane in North Naples, Victoria Lakes and Victoria Shores A, B and C, with 166 units on the 2026 county roll under two associations.

The names on this page

Victoria Lakes is a single condominium of 94 units, while Victoria Shores is three condominiums of 24 units apiece, lettered A, B and C.

Victoria Lakes on Victoria Lane in North Naples is not Victoria Park, the neighborhood of detached homes around it, and it is not Hidden Harbour at Victoria Park, Victoria Falls in East Naples or the Victoria Lakes community in Jacksonville.

When a tax record, a map pin or an online post carries a Victoria name, match its street address to Victoria Lane before you rely on it.

Look-alike labels in the MLS

Other places with Victoria in their names file under their own MLS names, apart from the two labels the search on this page reads. Check the Development and subdivision fields on any row before you treat it as one of these four condominiums, and ask our team if a row looks filed in the wrong place.

How do Victoria Lakes county prices sit beside nearby Naples condominiums?

Five condominium communities no more than ten straight-line miles from Victoria Lane give a frame for the county figures on this page. Their deed counts and medians for September 2025 through August 2026 sit in the peer table below, one row each, and the table places no order of merit on them.

County peer table

Community Straight-line miles County condominium units built 1980 to 1999 County deeds, September 2025 through August 2026 County median
County peer Pavilion Club 2.11 156 8 $462,500
County peer Wiggins Bay 3.50 391 19 $363,000
County peer Naples Bath and Tennis 3.80 425 22 $305,000
County peer Berkshire Village 7.07 118 5 $350,000
County peer Glades 8.89 691 33 $242,500

The peer table lists county condominium figures for units built from 1980 to 1999, with straight-line miles from the centre of Victoria Lakes, and it does not rank them.

Pages for nearby communities

Each peer has a Domain Realty Group page of its own, with its own buildings, associations and records. Pavilion Club is a separate condominium community with its own page and the first peer row by straight-line distance. Wiggins Bay and Naples Bath and Tennis come next, each a separate condominium community with a page of its own. Berkshire Village and Glades sit farther out by straight-line distance, and each is a separate condominium community with its own page as well.

How the peers were picked

A community joined the table only when it held twenty or more condominium units from a similar building era, recorded at least three county resales of those units in the latest twelve months, showed a county median for those months in a set price band and lay within ten straight-line miles of the centre of Victoria Lakes. Other nearby communities were checked and left out where the units, the sale count or the price band missed those tests. The rows give context only and say nothing about what a single unit at Victoria Lakes or Victoria Shores is worth.

What should a buyer check before an offer at Victoria Lakes?

Before an offer on a Victoria Lane condo in North Naples, line up the papers that answer what a listing cannot. Four requests cover most of it: the resale documents, a check of the exact address on the federal map, the reserve and inspection papers, and the governing documents for the condominium you choose.

Ask for the resale packet

Ask the seller for the full condominium document set early, ideally before you sign anything. Florida law names what a resale buyer receives, such as the declaration, the bylaws, the budget and the latest financial report, and the delivery date of those papers shapes your right to cancel. Ask the closing agent when the association's statement of amounts owed on the unit will be ordered.

Check flood by address

Run the unit's own street address through the FEMA map and ask an insurance agent for a quote before the inspection period ends. Only two of the eight buildings have carried points on this page, so a result for a neighboring building is no stand-in for yours.

Ask about reserves and inspections

Ask each association for its milestone inspection report and its most recent reserve study, along with the current budget and the reserve balance. Ask whether a repair project is planned and how the board expects to pay for it. With build years of 1990 to 1996 on the county roll, a wind mitigation report on the unit is worth a request too.

Read the rules before you sign

Get the governing documents in hand before the contract binds you. Read the declaration, the bylaws and any amendments yourself for each use you have in mind, from parking to guests. Put your questions to the association in writing and keep the answers with your contract file.

Unit numbers in three series show up in seven of the eight, while 9630 carries only first-floor numbers for its four units.

What ZIP code is Victoria Lakes in?

The 2026 county roll records ZIP 34109 for the units on Victoria Lane, with Naples, FL as the postal city. That ZIP code also covers a wide stretch of North Naples, so search by street address rather than by ZIP alone when you look for a unit at these four condominiums.

Is Victoria Lakes in unincorporated Collier County?

Yes. The 2026 county roll puts all four condominiums in millage area 38 of unincorporated Collier County, so county government rather than a city sets local services there. The North Collier Fire Control and Rescue District line appears on each unit's tax bill.

Is Victoria Shores part of Victoria Lakes?

Victoria Shores is three separate condominiums, lettered A, B and C, beside Victoria Lakes on the same lane. Each has one building, and the three answer to one association of their own, apart from the Victoria Lakes association. In the MLS the rows file under one Development name, with Victoria Shores as its own subdivision label.

How many associations run the four condominiums?

Two. According to the state condominium list, one association runs the Victoria Lakes condominium and a second runs Victoria Shores A, B and C together. Ask the association for the unit you want for its budget, its rules and its recent meeting records before you sign a contract, and keep those papers with your file.

What are the condo fees at Victoria Lakes?

Neither association posts its dues on a public site, as of November 6, 2026. Listing agents enter quarterly figures in the MLS, and those differ by condominium, so ask the association for the current budget and the exact amount owed on the unit you want before you write an offer on it.

Do Victoria Shores fee fields differ from Victoria Lakes fee fields?

Yes. In the October 29, 2026 MLS export, Victoria Shores rows carry lower quarterly figures than Victoria Lakes rows, and Victoria Lakes listing remarks mention cable and internet while Victoria Shores remarks do not. Neither set comes from an association, so confirm the amount and what it pays for with each association directly.

Can a Victoria Lakes condo be leased?

Neither association publishes its leasing terms, as of November 6, 2026, and listing fields disagree from row to row. Ask the association for the declaration, the bylaws and any amendments, and read the leasing terms in those documents before you write an offer if you may want to lease the unit to a tenant later.

Where are the Victoria Lakes pet rules written?

Pet terms sit in each association's declaration, bylaws and adopted rules, and neither association posts those papers online as of November 6, 2026. Listing fields on pets disagree from one row to the next, so request the current documents from the association and read the pet terms yourself before you sign.

What does Florida law give a condominium resale buyer?

Section 718.503 of the Florida Statutes gives a condominium resale buyer a short window to cancel in writing when the association documents arrive late, and that right ends at closing. The statute also names the documents the seller hands over. Ask your agent to track each delivery date against the contract.

What does an estoppel certificate cost in Florida?

Section 718.116 caps what an association may charge for this certificate, with set add-ons for rush delivery and for an account behind on assessments; the caps appear in the Florida law section above. The certificate states what the unit owes at closing, and the seller or the closing agent orders it.

Do the milestone inspection and reserve study laws reach these buildings?

Both laws turn on building height, and unit numbers on the county roll point to three floors in seven of the eight buildings. Whether either law reaches a given building is a question for the association, along with a request for its latest inspection report and its reserve study.

What are property taxes at Victoria Lakes?

The 2026 county roll taxes the four condominiums at 9.8535 mills in millage area 38. Each bill turns on the unit's taxable value and on whether the owner holds a homestead exemption, so read the worked rows on this page as estimates and check the tax collector's record for the exact unit.

What do flood maps show for Victoria Lakes?

Flood records on this page come from two FEMA points carried at two of the eight buildings, and the other six were not tested. Flood maps are read by address, so look up the unit on the FEMA map and ask an insurance agent for a quote before your inspection period ends.

Is Victoria Lakes the same place as Victoria Park?

No. Victoria Park is the neighborhood of homes on their own lots around the condominiums, and county parcel lines put those home lots about 60 feet away across the streets to the west. Victoria Lakes and Victoria Shores are condominiums with associations of their own, and the Victoria Park name appears on their tax bills as a drainage district line.

Why do county and MLS figures differ for Victoria Lakes?

County figures come from qualified deeds sorted into fixed twelve-month windows by sale date. MLS figures come from rows that listing agents entered, read from a single export. Some sales sit in one set and not the other, so this page keeps the two sets apart and never adds them together.

How do county deeds split between Victoria Lakes and Victoria Shores?
