Naples Bath and Tennis county and MLS figures

Ten condominiums off Airport-Pulling Road North
The ten share one name and one street grid, yet each is its own legal condominium. Naples Bath and Tennis is ten resale condominiums, Naples Bath and Tennis Club Unit A through Unit J, on bird-named streets off Clubhouse Drive west of Airport-Pulling Road North in Naples, FL 34105, in unincorporated Collier County, with 512 units on the 2026 county roll. Every unit in the ten condominiums trades as a resale, and every county sale in the windows on this page is a resale.
Units A to D hold 138 of those units and Units E to J hold 374. This page keeps the two groups apart wherever a figure belongs to one of them, and uses the Unit letter when a figure belongs to a single condominium.
Where these numbers come from
Both record sets are counted under fixed rules, and neither set is used to fill a gap in the other. We tracked every qualified county deed on the ten Naples Bath and Tennis condominiums across three windows: 38 in the 12 months to August 31, 2026, 19 in the 12 months before, and 160 over 60 months. We tracked 55 MLS records under Development NAPLES BATH AND TENNIS in the October 29, 2026 export.
Here is how one record of each kind enters a count. County example: a qualified deed recorded for a unit on Spoonbill Lane between September 2025 and August 2026 counts once in the latest window, once in the Units E to J group and once in the Unit H row of the condominium table. MLS example: a Closed row in the October 29, 2026 export is placed in its condominium from the street and unit printed on the row, then counts once among that export's closings and once in its group, Units A to D or Units E to J.
Deeds that the county does not mark as qualified stay out of every count. A listing row without a Closed status never counts as a sale. An earlier research pack carried a sales window with different start and end dates; its figures are left out, since every county window here is a whole run of months closing on August 31, 2026.
What this page leaves out
Some records were not in hand for this edition, and the page says so rather than guessing. The original developer of the ten condominiums is not named here. The water and sewer provider is not named either. Owner names, unit numbers and price forecasts stay off the page, and membership terms for the club belong to the club itself. Other condominium groups we write about are listed on the Naples communities index.

How the MLS names the ten condominiums
Listing agents type the names that sit on each row. The MLS files the ten condominiums under one Development name, NAPLES BATH AND TENNIS, with Sub Condo Name rows reading NAPLES BATH AND TENNIS CLUB or SPOONBILL, and the live search on this page uses those labels. Neither label carries the Unit A to Unit J letter, so a search by name returns rows from all ten at once. This page reads each row's condominium from its street and unit instead.
Before you tour a unit
A few checks before a showing save time later. First, confirm which of the ten condominiums holds the unit, since each one has its own documents and its own rows in the county tables. Second, compare the parcel's county record with what the listing states. Third, look up flood and storm planning details for that exact address rather than for the community as a whole. A Domain Realty Group agent can pull the parcel record and the condominium documents with you; reach the team through our contact page or meet our agents.
Where is Naples Bath and Tennis in Naples, FL 34105?
Naples Bath and Tennis lies in Naples, FL 34105, west of Airport-Pulling Road North and south of Pine Ridge Road, on a cluster of bird-named streets that branch off Clubhouse Drive. The land is in unincorporated Collier County, and from the main entrance the I-75 on-ramp at exit 107 is about 2.6 free-flow route miles away.
The bird-named streets off Airport-Pulling Road
Nearly every street name inside the ten condominiums is a bird. Bald Eagle Drive runs through Units A, B, E, F, G and J, and the side streets carry the rest: Swallow Point and Oriole Circle in Unit A, Widgeon Point and Jacana Circle in Unit B, Bob O Link Way in Units C and D, Bob O Link Court in Unit E, Meadowlark Lane in Unit F, Spoonbill Lane in Unit H, Oyster Catcher Point in Unit I, and Goldfinch Way and Hummingbird Lane in Unit J. The streets branch off Clubhouse Drive, and the main entrance sits on Airport-Pulling Road North. A street name narrows a listing to one or two condominiums, except on Bald Eagle Drive, which crosses six of the ten, so check the unit against the county record there.
Unincorporated Collier County
No city government sits over these parcels. The postal name is Naples, but the ten condominiums lie in unincorporated Collier County, so county government handles zoning, building permits and code matters for every unit. The tax section later on this page lists the millage lines that the 2026 roll carries for all 512 units, and the services section names the fire district and the sheriff's office that cover the community.
Airport-Pulling Road around the ten condominiums
This stretch of Airport-Pulling Road North sits just south of Pine Ridge Road. Several neighboring condominium communities share Airport-Pulling Road, and each is a separate place with its own associations; a later section names them. From the main entrance, Waterside Shops is about 2.8 free-flow route miles, the Naples Airport terminal about 3.7 free-flow route miles and Fifth Avenue South in downtown Naples about 6.0 free-flow route miles in the Domain Realty Group route table.
What have Naples Bath and Tennis condos sold for in county deeds?
Naples Bath and Tennis resales in Naples, FL 34105 appear here in three county deed windows: the latest twelve months, the twelve months before and 60 months. Each window shows all ten condominiums first, then Units A to D and Units E to J on their own, so no single blended price stands in for two different groups.
The latest twelve months
The latest window closes on August 31, 2026. County deeds show 38 sales across the ten condominiums from September 2025 through August 2026 at a median of $266,000, from $165,000 to $1,200,000, with 12 in Units A to D at a county median of $588,750 and 26 in Units E to J at a county median of $247,500. Units A to D hold 138 of the 512 units on the roll and carried 12 of those county sales, while Units E to J hold 374 units and carried 26.
The twelve months before
The earlier window runs one full year ahead of the latest one. In the twelve months before, September 2024 through August 2025, county deeds show 19 sales across the ten condominiums at a median of $326,500, with 3 in Units A to D at $285,000, $326,500 and $930,000 and 16 in Units E to J at a county median of $309,500. With only three deeds in Units A to D from September 2024 through August 2025, the county rows list each of those prices and give that group no median.
Sixty months of county deeds
The longest window covers the most deeds. Over the 60 months from September 2021 through August 2026, county deeds show 160 sales across the ten condominiums at a median of $329,950, from $165,000 to $1,200,000, with 40 in Units A to D at a median of $588,750 and 120 in Units E to J at a median of $307,500. Windows this small show no market direction, and this page reads none into them.
County deeds by calendar year
Each row below is one calendar year of county deeds for one group.
| County calendar sale year | Group | County qualified deeds and price |

| 2025 | Units A to D | 5, median $325,000, $185,000 to $1,062,800 |
| 2026, January to August | Units A to D | 8, median $627,500, $264,000 to $850,000 |
| 2021 | Units E to J | 57, median $245,000, $126,000 to $1,113,000 |
| 2022 | Units E to J | 25, median $379,000, $290,000 to $522,000 |
| 2023 | Units E to J | 26, median $332,000, $202,000 to $875,000 |
| 2024 | Units E to J | 14, median $302,500, $215,000 to $1,100,000 |
| 2025 | Units E to J | 22, median $257,500, $165,000 to $1,200,000 |
| 2026, January to August | Units E to J | 16, median $260,000, $170,000 to $1,125,000 |
The yearly counts are small, and the table carries no trend. The 2026 rows cover January to August only, so they hold fewer than twelve months of deeds.
Every sale a resale
All three county windows on this page hold resales and nothing else. Each qualified deed in them moved an existing unit from one owner to the next, and none was the first sale of a newly built unit. The condominiums were declared decades before the earliest window opened, so a buyer here takes on a unit with its own ownership history. Ask the seller what work has been done inside the unit, since the county roll does not record renovations.
How do county deeds split across the ten condominiums?
County deeds for Naples Bath and Tennis split unevenly across the ten condominiums off Airport-Pulling Road North in Naples. Five had fewer than five deeds in the latest twelve months. The table below gives each condominium its unit count on the roll and all three windows, printing a median only where a window holds five or more deeds.
County deeds by condominium
Each row is one condominium on the 2026 county roll.
| Condominium | Units on the roll | September 2025 through August 2026 | September 2024 through August 2025 | 60 months, September 2021 through August 2026 |

| County deeds, Unit I | 86 | 3, $245,000, $325,000 and $350,000 | 6, median $304,500, $205,000 to $365,000 | 27, median $329,000, $205,000 to $522,000 |
| County deeds, Unit J | 26 | 2, $1,125,000 and $1,200,000 | 2, $975,000 and $1,100,000 | 7, median $975,000, $740,000 to $1,200,000 |
Units A, D, F, I and J each have fewer than five county sales in the latest twelve months, so their rows list counts and prices and carry no median.
Units A to D beside Units E to J
The two groups differ first in size. Units A to D hold 138 units on the 2026 county roll, and Units E to J hold 374, so the second group carries well over twice as many homes. Home size does not follow the same dividing line. By 2026 county roll area, Units A and B hold larger homes within the first group while Units C and D hold smaller ones, and within the second group Unit J holds the largest homes of all ten while Units E to I hold smaller ones. The single condominium row is the better guide to any one unit.
Why some rows show counts
A middle price drawn from two or three deeds says little about a whole condominium. This page follows a five-sale rule: when a condominium window holds fewer than five county deeds, the row lists its count and each price, or reads no sale, and leaves the median out. A missing median always means a short list of deeds, never a missing record.
Reading a small window
One deed can move a short list a long way. In Unit J, for example, the latest county window holds just two deeds, at $1,125,000 and $1,200,000. Compare a condominium with itself across its own three windows before setting it against another condominium, and read the 60-month column as the steadiest view of each one over 60 months of deeds.

The Building Design label is entered by listing agents and is not a story count.
Building Design labels in the export
Agents filled the Building Design field on rows from nine of the ten condominiums, and the export held no row at all for Unit D. Rows in Units A, B and J carry the SF design label, while rows in Units C and E to I carry a band label instead. Both are choices made by the agent who entered the listing, not entries from a public record. On the county roll, every one of the 512 units is recorded as a condominium unit, whatever label a listing row shows.
Why county and MLS records differ
Two record systems stand behind this page, and they count different events. A county deed is recorded when title passes, and the Property Appraiser marks some deeds as qualified sales while leaving others out. An MLS closing is a listing that a member agent marked Closed, so a sale arranged without any listing never reaches the export, and a row can carry a close date that differs from the date its deed was recorded. The two sets also cover different spans: the county windows end August 31, 2026, while the export holds whatever closings it carried on October 29, 2026. This page keeps the sets apart. For a figure on one specific unit, ask the team for a home valuation built from that unit's own records.
What are the ten Naples Bath and Tennis condominiums?
Naples Bath and Tennis in Naples, FL 34105 is ten condominiums rather than one: Naples Bath and Tennis Club Unit A through Unit J, each with its own county condominium number and its own declaration. Together they hold 512 units on the 2026 county roll, on bird-named streets west of Airport-Pulling Road North.
The ten condominiums
Each row below is one condominium as the Collier County Property Appraiser files it, with its street spread and its range of roll years and areas.
| Condominium | County condominium number | Units on the 2026 county roll | Streets (units) | County roll years, main rows | County roll area, sq ft |
|---|---|---|---|---|---|
| Unit A | 498100 | 27 | Bald Eagle Drive (9), Swallow Point (7), Oriole Circle (11) | 1978 to 1996 | 2,158 to 4,048 |
| Unit B | 498400 | 36 | Bald Eagle Drive (11), Widgeon Point (12), Jacana Circle (13) | 1977 to 1986 | 1,651 to 4,125 |
| Unit C | 498700 | 40 | Bob O Link Way (40) | 1977 to 1978 | 1,280 to 1,780 |
| Unit D | 499000 | 35 | Bob O Link Way (35) | 1975 | 1,141 to 1,500 |
| Unit E | 499300 | 64 | Bob O Link Court (44), Bald Eagle Drive (20) | 1977 | 770 to 1,370 |
| Unit F | 499600 | 64 | Bald Eagle Drive (24), Meadowlark Lane (40) | 1979 | 1,208 to 1,832 |
| Unit G | 499900 | 42 | Bald Eagle Drive (42) | 1981 | 1,218 to 1,662 |
| Unit H | 500200 | 92 | Spoonbill Lane (92) | 1983 to 1984 | 1,116 to 1,574 |
| Unit I | 500500 | 86 | Oyster Catcher Point (86) | 1985 to 1987 | 1,003 to 1,214 |
| Unit J | 500800 | 26 | Bald Eagle Drive (12), Goldfinch Way (7), Hummingbird Lane (7) | 1982 to 1989 | 2,380 to 6,004 |
On this page, Units A to D hold 138 of those units and Units E to J hold 374, and the two groups stay apart wherever a figure belongs to only one of them. The county condominium number is the code to quote when you ask the appraiser's office or a title company about a specific unit. Street names alone can mislead here, since several streets carry units from more than one condominium. Current listings in all ten condominiums show in our property search.
Units A, B and J
These three condominiums carry the larger homes on the property, and their streets thread between the others rather than forming a block of their own. Unit A counts 27 units: 9 on Bald Eagle Drive, 7 on Swallow Point and 11 on Oriole Circle. Unit B counts 36: 11 on Bald Eagle Drive, 12 on Widgeon Point and 13 on Jacana Circle. Unit J counts 26: 12 on Bald Eagle Drive, 7 on Goldfinch Way and 7 on Hummingbird Lane.
Bald Eagle Drive is the common thread. It also carries units of Units E, F and G, so a Bald Eagle Drive address on its own does not tell you which condominium, which association or which set of documents a unit falls under. The deed and the county parcel record settle that.
County deeds from September 2025 through August 2026 record one Unit A sale, at $740,000. In the same county window, Unit B shows 6 sales at a county median of $747,500. Unit J shows two county deeds in that window, at $1,125,000 and $1,200,000, so its row lists both prices and nothing more. Unit J falls in the Units E to J group on this page even though its roll areas sit with those of Units A and B, so read its figures by its own row rather than by the group.
Units C and D on Bob O Link Way
Both of these condominiums sit on a single street, and no other condominium shares it. Unit C holds 40 units and Unit D holds 35, all on Bob O Link Way. Bob O Link Court, a different street with a similar name, belongs to Unit E, so check the street suffix on any address before you match it to an association.
County deeds from September 2025 through August 2026 show 5 Unit C sales at a county median of $268,000. Unit D shows no county sale in that window, and its row says so instead of printing a price. With two condominiums on one street, the condominium name on the deed and the unit letter in the address are the quickest way to tell a Unit C home from a Unit D home.
Units C and D sit in the Units A to D group with Units A and B, though their homes are closer in size to those of Units E to I. That is one reason this page reads each condominium on its own row and treats the group figures as a summary, not a description of any one building.
Units E to I
These five condominiums hold most of the homes at Naples Bath and Tennis. Unit E counts 64 units, 44 on Bob O Link Court and 20 on Bald Eagle Drive. Unit F also counts 64, with 24 on Bald Eagle Drive and 40 on Meadowlark Lane. Unit G holds 42 units, all on Bald Eagle Drive. Unit H holds 92 on Spoonbill Lane, and Unit I holds 86 on Oyster Catcher Point.
County deeds from September 2025 through August 2026 show 6 Unit E sales at a county median of $193,750. Unit F has three county deeds in that window, at $225,000, $225,000 and $230,000. Unit G shows 6 county sales at a county median of $260,000 for the same twelve months. Unit H shows 6 county sales at a county median of $243,500 across that window. Unit I has three county deeds in that window, at $245,000, $325,000 and $350,000.
Units H and I each sit on one street of their own, which makes the address a reliable guide to the condominium there. Units E, F and G share Bald Eagle Drive with Units A, B and J, so the same caution about street names holds there.
The state roll and the county roll
Two public lists count the units, and their totals differ by a handful. The state condominium roll lists 516 units for the ten condominiums, 29 in Unit A and 28 in Unit J, against 512 on the 2026 county roll, and the records we read do not explain the gap. Every unit count on this page uses the county figure, since the appraiser's roll is the list that carries the parcels, the roll years and the tax lines. Owners who want a figure for their own unit can start with our home valuation request.
How large are the homes in the ten condominiums?
Home sizes at Naples Bath and Tennis off Airport-Pulling Road North in Naples split into two bands. Three condominiums carry the larger homes and seven carry smaller ones, and every size on this page is the area the appraiser records for each unit, with no middle value printed for any condominium.
Sizes on the county roll
The appraiser records an area figure for every unit, and that figure is the only size this page reports. County records list Unit A homes at 2,158 to 4,048 square feet, Unit B homes at 1,651 to 4,125 and Unit J homes at 2,380 to 6,004, the largest in the ten condominiums, by 2026 county roll area.
Each of those three bands is wide. A Unit J home at the low end of its range is closer in size to a home in Unit B than to the top of its own condominium, so a listing's own measurement matters more than the band. The figure a listing prints and the figure the county records are measured for different purposes and need not agree.
The smaller homes in seven condominiums
The other seven condominiums keep their homes within a much tighter range. The other seven condominiums run from 770 to 1,832 square feet by 2026 county roll area, and Unit E holds the smallest homes at 770 to 1,370.
By the area column in the table above, Unit C runs 1,280 to 1,780, Unit D runs 1,141 to 1,500 and Unit F runs 1,208 to 1,832. Unit G runs 1,218 to 1,662, Unit H runs 1,116 to 1,574 and Unit I runs 1,003 to 1,214. Unit I has the narrowest spread of the seven, while Unit F reaches the top of the band.
Bedroom labels in MLS rows
Bedroom counts come from listing records, not from the appraiser. In the October 29, 2026 export, the MLS bedrooms field on Naples Bath and Tennis rows reads labels from 1 Bed through 5 Bed, with 2+Den and 3+Den on a few rows. Listing agents fill in that field, and this page does not tie any label to one condominium. The listing itself and a showing settle the room count for a given unit.
What the roll does not record
Some questions about a building cannot be answered from the appraiser's file. In the October 29, 2026 export, the MLS Building Design field, entered by listing agents, uses a detached-home design label on the Unit A, B and J rows and Low Rise (1-3) on the rows in Units C and E to I, while the county roll records every unit as a condominium. The county roll has no column for stories and no column for bedrooms, so neither figure appears in the county tables on this page. Ask the association, or one of our agents, about the building a particular unit sits in.
About the Naples Bath and Tennis Club
The Naples Bath and Tennis Club is a racquet club on its own parcel beside the ten condominiums, west of Airport-Pulling Road North in Naples. It shares the community's name but is a separate business, and what follows comes from news reports, the academy's own site and the appraiser's roll.
The club since 1975
Press coverage gives the clearest public account of the club's history. The Naples Bath and Tennis Club dates to 1975, and in July 2012 it sold for $3.27 million after a lender took the property back in March 2012, with a 36,154 square foot clubhouse and 38 courts, the Business Observer reported on July 20, 2012. The sources we read say little about the club's earlier decades beyond its founding year.
The 2012 sale
Later coverage looked back at the state of the grounds at the time of the purchase. A 2016 Business Observer profile of the academy reported that only 10 of the 38 courts were playable when it bought the club. The press accounts we read give no date for when the rest of the courts came back into play, and this page does not guess at one.
The academy on the club parcel
Today the racquet club operates under the academy's name. The club now runs as the Emilio Sanchez Academy at 2035 Sanchez Casal Way, with 38 courts, a restaurant, an Olympic pool and a school on its campus, according to the academy's own site, checked November 5, 2026. The 2026 county roll carries the club on its own parcel of 18.57 acres. Those facilities belong to the club and its parcel, not to any of the ten condominiums or their associations.
Membership and the associations
Owning a condominium here and joining the club are two separate matters. The club is owned and run separately from the ten condominium associations and sells its own memberships. In the October 29, 2026 MLS export, the club fee field reads $0 on all 55 Naples Bath and Tennis records. Buyers who want to play at the club ask the club directly about its membership terms, since none of the records on this page set them.
A separate community to the east
A second community with a racquet-sport name sits nearby and is easy to confuse with this one. World Tennis Center is a separate condominium community about 0.58 straight-line miles east of Naples Bath and Tennis, with its own associations. Its sales, rules and records are its own and are not counted in any Naples Bath and Tennis figure on this page.
When were the ten condominiums built?
The ten condominiums at Naples Bath and Tennis off Airport-Pulling Road North in Naples were built in stages over more than a decade. Two public records date them, the appraiser's roll and the state condominium filings, and they agree in outline even though they count years in different ways.
Roll years by condominium
The appraiser assigns a year to each residence row. The county roll dates the main residence rows to 1975 through 1987, Unit D to 1975 and Unit I to 1985 through 1987, and the state condominium record shows declarations recorded from 1975 to 1985.
The table at the top of this page gives the roll years for each condominium. In broad terms the order follows the letters, with Unit D first on the roll and Units H and I last, though Units A, B and J show wider ranges than the rest. A roll year records what the appraiser carries, and it is not a statement about any later work on a unit.
Declarations on the state record
Florida's condominium division keeps a filing for each of the ten declarations. Those filings start in 1975 and end in 1985, so each condominium was declared within that span. The declaration is the founding document for a condominium, and it is the paper a buyer asks the association for when the boundaries of a unit or the common elements matter.
Developer records
The builder's name is a common question at any older condominium. No source we read settles who developed the ten condominiums, so this page names no developer. A buyer who wants to trace the original filer can read the recorded declaration for the condominium in question, which names the parties who signed it.
How is Naples Bath and Tennis laid out?
Naples Bath and Tennis covers one connected block of land south of Pine Ridge Road and west of Airport-Pulling Road North in Naples, FL 34105. The ten condominiums wrap around the club parcel, and one separate condominium sits in the same outline without belonging to the ten.
The connected footprint
County parcel maps show how the pieces fit together. County parcel lines join the ten condominiums and the club parcel in one footprint of about 80.5 acres, with Airport-Pulling Road North 0.06 straight-line miles east, Pine Ridge Road 0.28 straight-line miles north and Goodlette-Frank Road 0.92 straight-line miles west. The footprint figure counts the club's land along with the condominium land, so it is not a measure of the condominiums alone.
Roads on each side
Three main roads frame the property. Airport-Pulling Road North runs along the east side and carries the main entrance, and Clubhouse Drive leads in from it to the bird-named streets. Pine Ridge Road lies to the north and carries the shorter drive to I-75, at exit 107. Goodlette-Frank Road runs farther west, with other neighborhoods between it and the site. Other communities in the area are in our Naples communities guide.
A separate condominium inside the ring
Not every building inside the outline belongs to the ten condominiums. Emerald Greens, a separate condominium, sits inside that ring and is not part of Naples Bath and Tennis. Its units are not among the 512 on the county roll for the ten condominiums, and its sales stay out of every table on this page. County records do not place any unit beside the lakes, the courts or the preserve, so this page does not either.
What the aerial shows
A federal aerial photo gives the overhead view of the property. The USDA NAIP aerial of February 14, 2023 shows condominium buildings, pools and lakes across the site. The image records one day from above, and it is not a map of which unit sits where or which way a building faces.
What is near Naples Bath and Tennis, and how far by road?
Distances on this page run from the main entrance of Naples Bath and Tennis on Airport-Pulling Road North in Naples, FL 34105, in free-flow route miles. Pine Ridge Road and its I-75 on-ramp are close at hand, while downtown Naples, the zoo and the beach access points sit farther west and south.
The route table
Every row after the first is a road distance from the main entrance; the first row runs from the centre of the ten condominiums to that entrance. The on-foot column is filled only where it was measured.

These are free-flow figures, so real travel over the same roads varies with traffic, signals and the season. The table gives distance only and makes no claim about how long any trip takes.
Airport-Pulling Road and the entrance
The table's starting point is the main entrance, not any one building. The main entrance on Airport-Pulling Road North is about 0.4 free-flow route miles, or 0.34 walking miles, from the centre of the ten condominiums in the Domain Realty Group route table. From that entrance, Pine Ridge Road is about 0.6 free-flow route miles, or 0.60 walking miles, and Golden Gate Parkway about 2.4 free-flow route miles.
Groceries and shopping in the route table
Food shopping and the larger retail centers are listed by road distance. Publix on Pine Ridge Road is about 1.0 free-flow route miles, or 0.63 walking miles, from the main entrance. Waterside Shops, at Tamiami Trail North and Seagate Drive, is about 2.8 free-flow route miles from the main entrance. Coastland Center on Tamiami Trail North is about 4.2 free-flow route miles away. Mercato, at Tamiami Trail North and Vanderbilt Beach Road, is about 4.8 free-flow route miles from the main entrance. This page gives a distance only for places with a row in the table.
Parks, beaches and the zoo
Public parks and beach access points make up a good share of the table. Freedom Park, a county park on Golden Gate Parkway, is about 3.6 free-flow route miles from the main entrance. Clam Pass Park on Seagate Drive, a county park with beach access, is about 3.8 free-flow route miles away. Naples Zoo on Goodlette-Frank Road is about 4.1 free-flow route miles from the main entrance. The public beach access at Vanderbilt Beach, on Vanderbilt Beach Road, is about 6.4 free-flow route miles away. Naples Botanical Garden on Bayshore Drive is about 6.7 free-flow route miles from the main entrance, and the Naples Pier is about 7.1 free-flow route miles away. Parking, hours and any entry charges are set by each operator, so check them before a visit.
Hospitals, airports and downtown
Two hospitals, two airports, the county offices and the downtown district round out the table. NCH Baker Hospital in downtown Naples is about 5.5 free-flow route miles from the main entrance, and NCH North Naples Hospital on Immokalee Road is about 5.9 free-flow route miles away. The terminal at Naples Airport (APF) is about 3.7 free-flow route miles from the main entrance. Southwest Florida International Airport (RSW) is about 29.7 free-flow route miles away by way of I-75. The Collier County Government Center on Tamiami Trail East is about 5.3 free-flow route miles from the main entrance. Fifth Avenue South in downtown Naples is about 6.0 free-flow route miles away.
I-75 and the way out
Two interstate on-ramps and several main roads carry most trips out of the area. The I-75 on-ramp at Pine Ridge Road, exit 107, is about 2.6 free-flow route miles from the main entrance, and the Golden Gate Parkway on-ramp, exit 105, is about 5.0 free-flow route miles away. Going west instead, Goodlette-Frank Road at Golden Gate Parkway is about 3.5 free-flow route miles from the main entrance. US 41 North, the Tamiami Trail, meets 7th Avenue North about 4.9 free-flow route miles away.
Which schools and public services reach Naples Bath and Tennis?
Public schools, fire and rescue and law enforcement for Naples Bath and Tennis in Naples, FL 34105 come from county and district providers, since the ten condominiums sit in unincorporated Collier County. The school names below come from one district assignment record and need confirming for each address before a contract.
The district assignment
Collier County Public Schools assigns schools by home address. A district assignment carried for the 2026-27 school year returned Osceola Elementary, Pine Ridge Middle and Barron Collier High, and the state graded all three A for 2025-26. That record was carried for two tested addresses, one on Spoonbill Lane and one on Bald Eagle Drive, and the district's own lookup is the final word for a specific unit.
Published state grades
The state publishes a letter grade for each public school every year.
| Level | School | 2025-26 state grade |
|---|---|---|
| Elementary | Osceola Elementary | A |
| Middle | Pine Ridge Middle | A |
| High | Barron Collier High | A |
Grades are issued each year, so check the latest state release before relying on the ones shown here. The district assignment and the grades in this table are public records, and this page adds no ranking or comment of its own.
Confirming one address
A single street can sit on both sides of an attendance boundary. Confirm the assignment with Collier County Public Schools for the address, since a zone line can split a street. The district's school locator takes a full street address and returns the assigned campuses, and our contact page reaches a Domain Realty Group agent who can help run that check for a unit you are weighing.
Fire and sheriff service
Emergency services here follow county and district lines rather than a city's. Fire and rescue service comes from the North Collier Fire Control and Rescue District, whose 2026 millage line is 1.0000 mills, and the Collier County Sheriff's Office handles law enforcement. No city department covers the ten condominiums, since the property lies outside every city limit in the county.
Who runs the ten associations, and what fees are published?
Ten separate boards run Naples Bath and Tennis, one for each condominium from Unit A to Unit J off Airport-Pulling Road North in Naples 34105. None of them posts its dues online, so the one recurring cost figure in our records is an agent-entered field in the October 29, 2026 MLS export, set out by condominium below.
One association per condominium
Ownership here is split ten ways rather than pooled under one body. Each of the ten condominiums has its own association on the state condominium record, one association for each condominium. A buyer in Unit H answers to the Unit H board, and a buyer in Unit B answers to the Unit B board; neither board has a say over the other condominium. Each association keeps its own declaration, its own budget, its own reserve accounts and its own insurance program, and each holds its own annual meeting and board elections.
Two units a short distance apart can look alike on a listing sheet yet sit under different budgets, rules and insurance terms. Start every question with the name of the condominium that holds the unit.
Dues and the public record
Our search for published figures covered each of the ten condominiums by name. None of the ten associations publishes its dues on a public website (none found November 5, 2026). That leaves the board, or the seller holding recent statements from the board, as the only source for the current dues schedule.
Dues at one condominium say nothing about dues at another, since each board writes its own budget. This page prints no dues figure as fact and reads nothing into the lack of a posted one.
MLS fee field, October 29, 2026 export
Listing agents fill in a recurring cost field when they enter a unit in the multiple listing service. The October 29, 2026 MLS export carries a Total Annual Recurring Fees field on rows in nine of the ten condominiums, an MLS field and not a figure any association publishes, and the table lists it by condominium with its row count.
| MLS fee field, SUPPORTING, October 29, 2026 | Condominium | MLS rows with the field | Middle figure |
|---|---|---|---|
| MLS total annual recurring fees field | Unit A | 2 | $5,448 |
| MLS total annual recurring fees field | Unit B | 5 | $5,280 |
| MLS total annual recurring fees field | Unit C | 4 | $7,656 |
| MLS total annual recurring fees field | Unit E | 11 | $5,436 |
| MLS total annual recurring fees field | Unit F | 6 | $9,540 |
| MLS total annual recurring fees field | Unit G | 5 | $8,544 |
| MLS total annual recurring fees field | Unit H | 11 | $8,220 |
| MLS total annual recurring fees field | Unit I | 9 | $9,900 |
| MLS total annual recurring fees field | Unit J | 2 | $5,160 |
Unit D has no line in this table, since no Unit D row in the export carried the field. The middle figure is the middle value among the rows for that condominium as agents typed them, and it is neither a budget nor a quote. Two rows, as in Units A and J, make a thin sample, and an agent can enter the field from an old statement or leave out a charge, so read every line as a pointer to the question you put to the board, not as the answer.
What to request before a contract
A short written request to the board, sent early in the process, saves a scramble near closing. Before a contract, ask the association for its declaration, its current rules and its current budget. The full resale packet for a unit at Naples Bath and Tennis should also hold the items below:
- the current budget and the latest year-end financial statement
- the reserve schedule, or the reserve study if the board has one
- the declarations pages of the association's insurance policies
- the rules, the bylaws and every recorded amendment
- the estoppel certificate for the unit
Each item comes from the board or the seller, and none of them sits on a public website for these ten condominiums. Read them beside the purchase contract, mark the date each one arrives, and ask a Domain Realty Group agent through our agents page to go through the packet with you before the contract deadlines run.
What rules apply at Naples Bath and Tennis, and where are they written?
The rules for each condominium at Naples Bath and Tennis in Naples 34105 are written in that condominium's own declaration, bylaws and board rules. We found no first-party copy online for any of the ten, so this page states no rule as fact. A buyer asks the association for the current set and reads the text before signing.
Leasing terms in the documents
Leasing terms, where a board sets them, live in the declaration and in any amendment recorded after it. Listing remarks sometimes describe a leasing policy, but a remark is an agent's summary and not the document. Ask the association for its current rules and for every amendment that touches leasing, then read the text itself rather than a paraphrase.
If you plan to lease the unit at any point, put that question to the board in writing and keep the answer with the closing file. Terms written for one condominium do not carry over to the next, even where two condominiums face each other across the same street.
Pets and vehicles
Animal terms and parking terms are board matters at each of the ten condominiums. No pet limit, weight rule or vehicle rule appears on this page, since none turned up in a first-party source for any of the ten associations.
Ask the board in writing whether it approves pets one by one, whether it registers vehicles, whether parking spaces are assigned or shared, and how it treats guest parking, work vans, boats and trailers.
Renovations and the board
Work inside a unit can touch the common elements, so boards commonly ask an owner to submit plans before any work starts. Flooring, windows, doors, plumbing lines, electrical panels and anything on an exterior wall are the usual items a board reviews, but the declaration for each condominium decides what needs its approval.
Ask the association for its alteration form, its contractor terms and the hours work may run, and ask what the board has on file about past work on the building.
Reading the declaration
The declaration is the founding document of each condominium, recorded in the Collier County public record. It names the units, sets each unit's share of the common elements and the common expenses, describes what belongs to the unit and what belongs to the association, and points to the bylaws that run the board.
Amendments recorded over the years can change any of that, so ask for the full set with every amendment, not only the original. The Collier County Clerk's official records search finds recorded documents by condominium name, and the state condominium record lists each association under its condominium.
What Florida condominium law matters on a Naples Bath and Tennis resale?
Four parts of Florida condominium law shape a resale at Naples Bath and Tennis off Airport-Pulling Road North: the buyer's window to cancel after receiving the association documents, the estoppel certificate, the building inspection and reserve study rules, and the split of insurance between the association and each owner. Each is set out below, with the question to ask.
The resale cancel window
Florida gives a resale buyer time to read the association documents before the deal is final. Under s. 718.503, a resale buyer who did not get the association documents more than 7 days before signing may cancel within 7 days after receiving them, excluding weekends and legal holidays, and before closing.
The clock runs from delivery, so note the date the documents arrive and keep the cover email or receipt. Florida resale contract forms for condominiums carry a matching clause, and your agent can point to where it sits in the form you sign.
Estoppel certificates
An estoppel certificate is the association's signed statement of what a unit owes the association. Florida caps the fee an association may charge for an estoppel certificate under s. 718.116, with the caps adjusted for inflation.
The certificate shows the date through which the owner has paid, any balance on the account and the regular dues amount, and the title agent relies on it to settle the association's share at closing. It is good for a limited time, so the closing agent orders it close to the closing date. The contract decides which side pays the charge. This page prints no dollar amount for the certificate.
Inspection and reserve rules
Florida's building inspection and reserve study laws are the newest layer of condominium law a buyer meets on an older building. Collier County's milestone inspection list, as of January 2026, names 14 Naples Bath and Tennis buildings in Units F, G, H and I with next inspections due in 2033 and names no building in Units A to E or J; Florida's milestone inspection (s. 553.899) and structural integrity reserve study (s. 718.112) rules reach condominium buildings of three or more habitable stories, so ask the association for its status.
The county list is the public record; the reports themselves sit with each association. Ask the board for the latest inspection report on the building that holds the unit, the structural integrity reserve study if the board has one, the budget line that funds the reserves, and any board vote on how to pay for work the study names. For Units A to E and J, ask the board how it reads the law for its own buildings, and get the answer in writing.
Who insures what in a Florida condominium
Insurance at a condominium is split between two policyholders. Under s. 718.111, the association insures the buildings under a master policy and each owner carries coverage for the unit, so ask for the master policy declarations.
A lender will ask for proof of both the association's policy and the owner's policy before it funds the loan, so start this request when the contract is signed.
What are property taxes at Naples Bath and Tennis, with worked rows?
Property tax at Naples Bath and Tennis follows one millage area for all ten condominiums in unincorporated Collier County, 34105. The bill for a unit rests on its taxable value, which the property appraiser sets, so two units at the same price can carry different bills. The tables below give the rate lines, roll figures by condominium and worked rows.
Millage lines for area 48
Ten taxing lines make up the rate for this part of the county. The 2026 roll puts all 512 units in millage area 48 at 9.3696 mills, an unincorporated Collier County rate that includes the North Collier Fire Control and Rescue District line of 1.0000.
| County 2026 millage line | Area 48 |
|---|---|
| County line: Collier County general fund | 3.0107 |
| County line: School board, local board | 2.2480 |
| County line: School board, state law | 1.8990 |
| County line: North Collier Fire Control and Rescue District | 1.0000 |
| County line: Unincorporated county general line | 0.6844 |
| County line: Conservation Collier | 0.1772 |
| County line: Collier Mosquito Control District | 0.1331 |
| County line: Big Cypress Basin | 0.0978 |
| County line: South Florida Water Management District | 0.0948 |
| County line: County water pollution control program | 0.0246 |
| County millage, every line | 9.3696 |
The county general fund and the two school board lines carry most of the rate. Each line is set each year by its own taxing body, and the last row is their sum as the 2026 roll gives it. A mill is one dollar of tax for each thousand dollars of taxable value.
District lines and non-ad valorem charges
Special districts add their own lines to the bill. The 2026 roll shows no CDD line for any of the ten condominiums, and the roll tax table lists each condominium's non-ad valorem figure.
The district lines in the rate table are the fire district, mosquito control, Big Cypress Basin and the South Florida Water Management District. A non-ad valorem charge is a flat amount on a parcel rather than a rate on its value, and in 2026 the roll shows one on the Unit A, Unit B and Unit J parcels and none on the other seven condominiums. The tax bill for the parcel shows each charge by name.
Roll tax figures by condominium
The roll gives each condominium its own tax line. The median 2026 county tax across the ten condominiums is $1,962.89, and the roll marks 204 of the 512 units as homestead.
| Condominium | Units on the roll | Homestead on the roll | Median 2026 county tax | Non-ad valorem on the 2026 roll |
|---|---|---|---|---|
| Unit A | 27 | 18 | $6,740.74 | a $269.77 non-ad valorem charge on the 2026 roll |
| Unit B | 36 | 22 | $5,808.22 | a $269.77 non-ad valorem charge on the 2026 roll |
| Unit C | 40 | 12 | $2,062.81 | $0.00 |
| Unit D | 35 | 9 | $1,838.79 | $0.00 |
| Unit E | 64 | 27 | $1,408.62 | $0.00 |
| Unit F | 64 | 22 | $1,963.11 | $0.00 |
| Unit G | 42 | 16 | $1,962.89 | $0.00 |
| Unit H | 92 | 37 | $1,917.71 | $0.00 |
| Unit I | 86 | 25 | $1,858.26 | $0.00 |
| Unit J | 26 | 16 | $7,590.01 | a $269.77 non-ad valorem charge on the 2026 roll |
Units A, B and J, the three condominiums with the largest homes on the roll, also show the highest median 2026 county tax in the table. The all-ten median county tax equals the Unit G line to the cent, which is simply where the middle value lands.
Worked tax rows
These rows show arithmetic, not a bill. The worked rows are INFERRED estimates at the county median sale from September 2025 through August 2026 for all ten condominiums and for each group: ad valorem only at 9.3696 mills in millage area 48, with taxable value set by the appraiser and the tax bill governing.
| Example | Taxable value basis | Millage area | Mills | Non-homestead estimate | Homestead estimate | Non-ad valorem (2026 roll) |
|---|---|---|---|---|---|---|
| Per $100,000 of taxable value | $100,000 | 48 | 9.3696 | $936.96 | $564.79 | n/a |
| All ten condominiums county T12 median sale | $266,000 | 48 | 9.3696 | $2,492.31 | $2,120.14 | $0.00 or $269.77 by condominium |
| Units A to D county T12 median sale | $588,750 | 48 | 9.3696 | $5,516.35 | $5,144.18 | $0.00 or $269.77 by condominium |
| Units E to J county T12 median sale | $247,500 | 48 | 9.3696 | $2,318.98 | $1,946.80 | $0.00 or $269.77 by condominium |
Read the first row as the rate turned into dollars: the tax on each block of taxable value, once for an owner without a homestead filing and once for an owner with one. The second row runs the same rate on the county median sale for all ten condominiums in the latest twelve months, and the last two rows do the same for Units A to D and for Units E to J. The appraiser's value, not the sale price, sets the bill. The homestead column shows the lower estimate for an owner who qualifies and files; the non-ad valorem column is added on top and depends on the condominium. Units A to D and Units E to J land far apart in these rows, so use the row for the group that holds the unit, then check the parcel's own record before you budget.
Homestead counts on the roll
The roll also marks which units carry a homestead filing. Unit H holds the largest count, 37 homestead units of the 92 on the roll, and Unit D the smallest, 9 of its 35. The counts describe filings by owners who live in their units, not a rule about who may own or live there.
Homestead status belongs to the owner, not the unit, so a seller's filing ends with the sale and the buyer files anew with the Collier County Property Appraiser. Never budget from the seller's last bill.
What do flood and storm records show for Naples Bath and Tennis?
Flood risk at Naples Bath and Tennis, south of Pine Ridge Road in Naples 34105, changes from building to building, so no single map reading covers the ten condominiums. The records below set out the federal map check, the lender's part, hurricane planning by address and the building code timeline, with the check to run for any one unit.
The flood map check
We read the federal flood map across the whole site rather than for one address. Flood zones differ by building at Naples Bath and Tennis: an October 21, 2026 check of 36 points across the planned development found most in shaded Zone X (0.2 percent annual chance) and some in Zone AE on FEMA panel 12021C0384J, effective February 8, 2024. A lender's flood determination or an elevation certificate settles a specific building.
Our check was not tied to building addresses, so this page gives no map result for any building or street. Ask the seller or the association for any elevation certificate on file for the building, and order a flood determination for that building before the inspection period ends.
Lenders and flood insurance
Lenders make their own call on each building. A lender orders a flood determination at application, and when the building sits in a high-risk area on the federal map, a loan backed by a federal agency calls for flood cover before closing. Where the map shows lower risk, flood cover is the buyer's choice.
A quote under the federal program uses the building's elevation data, so an elevation certificate can change the price of a policy. Ask the board which flood and wind policies the association holds, and hand those declarations pages to your insurance agent along with the lender's determination.
Evacuation zones by address
Hurricane planning in Collier County is done address by address. Collier County's evacuation layer placed a tested Bald Eagle Drive address in Evacuation Zone B on October 21, 2026, so check the zone for an address each season.
Collier County Emergency Management publishes the lookup tool and each season's guidance. One tested address shows one result; another building in the ten condominiums can return a different one, so look up the unit's own address before June each year and after any change the county announces.
Code era and wind
Building codes set how a structure is built to resist wind. The statewide Florida Building Code took effect on March 1, 2002, after every one of the ten condominiums was declared.
Ask the association what the board has done to the buildings since, such as shutters, new openings, doors or roof work, and ask for the records. A wind mitigation inspection, ordered through your insurance agent, documents roof shape, roof attachment and opening coverings, and its findings can change the wind premium on an owner's policy.
How does a buyer check a Naples Bath and Tennis unit before an offer?
A buyer checks a Naples Bath and Tennis unit off Airport-Pulling Road North in four steps: get the resale packet from the association, check flood for the building, read the rules in writing, and confirm on the deed which of the ten condominiums holds the unit. Each step rests on a public record or a board document.
Ask for the resale packet
Start with the board for the condominium named on the listing. The packet should cover the declaration, bylaws, rules, budget, reserve schedule, insurance declarations and the latest inspection report where the building has one. Ask for a year of board meeting records as well; they show what the board is weighing before it reaches the budget, and they show how the board answers owners.
Check flood by address
Run the address of the building, not the street, through the FEMA Flood Map Service Center and the Collier County flood map viewer. Both search by address, and both show the panel and the map date that a lender will use.
Pair that reading with the lender's determination and any elevation certificate, and ask an insurance agent for a flood quote early, before the inspection period closes.
Read the rules before you sign
Read the leasing, pet, parking and renovation terms in the documents themselves, not in a summary from a listing or a neighbor. If a term matters to your plans, ask the board to confirm it in writing before the cancel window closes.
Keep the written answers with your closing file. When you are ready to compare units across the ten condominiums, you can search current listings and reach our team for the documents on any unit that catches your eye.
Confirm the condominium on the deed
The deed and the county roll name the condominium by its legal title, such as Naples Bath and Tennis Club Unit F. Match that name with the listing, the association documents and the tax bill, since the ten condominiums share streets: Bald Eagle Drive runs through Units A, B, E, F, G and J.
The Collier County Property Appraiser lists the condominium name and number for each parcel, and the Clerk's official records hold the deed that carries it. Owners thinking about a sale can start with a home value request, and buyers comparing this site with other neighborhoods can browse Naples communities on our site.
Which other places carry a similar name?
Several places near Naples Bath and Tennis, and some far from it, share parts of the Bath and Tennis name or a racquet-sport name. This page covers only the ten condominiums west of Airport-Pulling Road North in Naples, FL 34105, and the notes below show how to tell them apart.
The name on this page
Naples Bath and Tennis off Airport-Pulling Road North in 34105 is not World Tennis Center, a separate condominium community to the east, and not Emerald Greens, Forest Lakes, Woodmere or the Bath and Tennis clubs in other Florida cities. The county record names each of the ten as Naples Bath and Tennis Club Unit A through Unit J, and that wording on a deed is the check.
Look-alike labels in the MLS
The October 29, 2026 export also holds rows under other tennis, racquet and club labels, among them World Tennis Center, Woodmere Racquet Club and Vanderbilt Yacht and Racquet, and each is a separate place. Read a listing's legal description for a unit letter from A to J.
Neighbors that are separate places
World Tennis Center lies across Airport-Pulling Road North to the east, and Forest Lakes sits about 0.51 straight-line miles away. Each is a separate condominium community with its own associations, not a stand-in for Naples Bath and Tennis.
How do Naples Bath and Tennis county prices sit beside nearby Naples condominiums?
The peer table sets five nearby condominium communities beside Naples Bath and Tennis, off Airport-Pulling Road North in Naples 34105, using county records for September 2025 through August 2026. Each peer is its own place, read side by side with no order of merit.
County peer table

| County peer Countryside | 5.11 | 313 | 1987 | 8 | $369,950 |
The peer table gives each nearby community's county condominium figures and straight-line miles from the centre of Naples Bath and Tennis, with no ranking.
Pages for nearby communities
Forest Lakes, World Tennis Center, Emerald Lakes, Lakewood and Countryside are each a separate community with its own page on this site. Village Green, Glen Eagle, Kings Lake and the Pine Ridge area appear by name only.
How the peers were picked
The rule kept communities with 50 or more condominium units, three or more county sales in the latest twelve months, a median roll year of 1995 or earlier and a location within 6 straight-line miles.
What sets Units A to D apart from Units E to J?
Units A to D and Units E to J are the two groups this page uses for Naples Bath and Tennis in Naples, following the letters on the county condominium record. They differ in streets, roll years and home sizes, but the size line does not fall on the letter line.
Units A to D in brief
