World Tennis Center Condos and Homes for Sale in Naples, FL

World Tennis Center in Naples is a tennis club community of 360 units on 82.6 acres at 4802 Airport-Pulling Road North, ZIP 34105, opened in 1983 and run today by World Tennis Club, Inc. World Tennis Center is the name on the county roll and in the MLS, and World Tennis Club is the name the club uses for itself; both names mean the same 360 units. It is not Naples Bath and Tennis, a separate club community in the same ZIP code, and its Marbella, Lakeside, Woodlands and CourtSide neighborhoods are not Marbella Lakes, Marbella at Pelican Bay, Lakeside of Naples or any other community with those names.

Key takeaways for buyers in World Tennis Center, Naples

World Tennis Center has two layers of association: every owner belongs to the master association, World Tennis Club, Inc., and to one of eight neighborhoods, CourtSide, Lakeside, Woodlands, Marbella of Naples, Bermuda Royale, Villa Vizcaya, Corinthian Gardens or Alexandra. A buyer here reads two sets of documents before making an offer, one from each layer.

In the 12 months to August 31, 2026, Collier County recorded 9 qualified World Tennis Center condominium sales at a $270,000 median and 7 single-family sales at a $495,000 median, and no Villa Vizcaya villa sold. Every price on this page names its record set, its window and its home type, and the county deeds come first.

What the county recorded for condos

Collier County deeds are the lead record for World Tennis Center prices. The county count covers qualified deeds through August 31, 2026, and the condominium figure above, a $270,000 county median on 9 deeds, comes from all five condominiums. Every one of those deeds was a resale; the county files show no sale straight from a builder in the window. Each deed appears by month, price, neighborhood, roll year built and county heated size in the sales section below.

What the county recorded for single-family homes

The 7 single-family deeds in the same county window came from the two single-family plats, Corinthian Gardens and Alexandra, at a $495,000 county median. No Villa Vizcaya villa recorded a qualified sale in those 12 months, so the villas carry no median for the window. The 60-month county figures further down give the villas a longer record to read.

What the MLS export showed

The Southwest Florida MLS is a second record set and stays apart from the deeds. Listing agents enter its rows, so it is supporting data on this page. The October 29, 2026 export joined 25 rows to World Tennis Center homes by street address: closings in the year to that date, the listings that were active on the export date and one pending sale. The MLS section below sets out what those rows show by home type.

Five condominiums, two plats and the villas

World Tennis Center holds three home types. The condominium units sit in five condominiums: CourtSide, Lakeside, Woodlands, Marbella of Naples and Bermuda Royale. The single-family homes sit on two recorded plats, Corinthian Gardens and the plat the club calls Alexandra. The 41 Villa Vizcaya villas on Via Carmen are the third type. The county roll counts 359 homes across the three types, and the club's own count of 360 units adds the single vacant lot.

World Tennis Center and World Tennis Club

Two names describe one place. The county roll, the MLS and the web address of this page use World Tennis Center. The club, its master association and its own website use World Tennis Club, and the corporate name of the master association is World Tennis Club, Inc. A buyer will see both names on one closing file.

Not Naples Bath and Tennis

A second tennis club community sits in ZIP 34105 under a different name, with its own associations, its own budgets and its own county records. None of its deeds, listings or fees enters a World Tennis Center count here. The Marbella, Lakeside, Woodlands and CourtSide names get the same care: this page counts only parcels the county roll places inside World Tennis Center.

Two layers of association

The master association, World Tennis Club, Inc., runs the club grounds, the courts and the pools. Each neighborhood association looks after its own buildings or homes, sets its own budget and keeps its own rules. A purchase may need an application to the neighborhood association, and several neighborhoods post a sales application.

Fees are published by neighborhood

The master fee for 2026 is $1,620 per quarter for each owner, under the 2026 approved master budget of World Tennis Club, Inc. Each neighborhood association adds its own quarterly fee, and the fee table prints each one with the date its budget was approved. Villa Vizcaya's fee is not published (checked November 3, 2026). At closing a buyer also pays the club a $500 resale contribution.

Taxes in one millage area

Every World Tennis Center home sits in one 2026 millage area, area 141, at 9.4721 mills, and no community development district appears among its taxing authorities. On the 2026 roll, each villa and single-family home carries a $269.77 non-ad valorem charge on top of the millage, while condominium units carry $0.00. The tax section lists each taxing authority and the median 2026 bill by home type.

What this page leaves out

Some facts a buyer may ask about are not published in a form this page can cite. Villa Vizcaya's association fee and its recorded legal form are not published (checked November 3, 2026). Transfer fees for Corinthian Gardens, CourtSide, Marbella of Naples and Villa Vizcaya are not published (checked November 3, 2026). Building heights outside Bermuda Royale and any building's structural integrity reserve study status are not published either. This page also never prints a unit number, an owner's name, a listing agent's name or an outside membership price.

The live search links below refresh from the MLS, so the current list can differ from the export count.

Search every listing in World Tennis Center

Every condo and home for sale in World Tennis Center, Naples

This search covers the whole World Tennis Center boundary: the five condominiums, the Villa Vizcaya villas and both single-family plats. It reads the MLS directly, so a listing added after the export appears here first. Remarks, fee fields and photos are listing-agent entries; check the association documents for fees before an offer.

World Tennis Center condominium listings

World Tennis Center condominium listings

The condominium search returns units in CourtSide, Lakeside, Woodlands, Marbella of Naples and Bermuda Royale. In the October 29, 2026 export the 3 active condominium listings carried a $294,999 median list price. The law section explains the resale disclosure and the window to cancel that a condominium contract carries.

World Tennis Center single-family listings

World Tennis Center single-family listings

The single-family search returns homes in Corinthian Gardens and Alexandra. In the October 29, 2026 export the 3 active single-family listings carried an $825,000 median list price, and one more single-family home was pending. A single-family buyer in World Tennis Center deals with a homeowners' association rather than a condominium association, and the law section sets out the disclosure that goes with that.

Listings in World Tennis Center by price

World Tennis Center listings under $400,000

World Tennis Center listings at $400,000 or more

The two price searches split the market at $400,000. In the October 29, 2026 export that line sat between the asking prices of the active condominium units and the asking prices of the active villa and single-family homes. The county sales section below shows what buyers actually paid at closing.

New listings in World Tennis Center

New World Tennis Center listings from the last 30 days

This search shows only listings that reached the MLS in the last 30 days. With a short active list at any one time, a new World Tennis Center listing is worth reading the day it appears. To have one of the Domain Realty Group agents pull its association documents, ask through the contact form.

What the October 29, 2026 export held

Data updated: October 2026. The Southwest Florida MLS, as entered by listing agents, export of October 29, 2026 is the snapshot behind the counts in this section. Each active row was matched to a World Tennis Center home on the 2026 county roll by street address, and no row was matched on a development name alone. The MLS section below gives those counts by home type. Listings move daily, so the searches above are the current view, and every Domain Realty Group listing search works the same way.

What is World Tennis Center in Naples, FL, and where is it?

World Tennis Center in Naples, FL is a tennis club community of condominiums, villas and single-family homes off Airport-Pulling Road North, in ZIP 34105. Its 359 homes and the club grounds sit inside one county section, with the club buildings and courts near the Airport-Pulling Road entrance and the home neighborhoods beyond them.

Where World Tennis Center sits in Naples

The 2026 roll places World Tennis Center in unincorporated Collier County, ZIP 34105, with the club entrance at 4802 Airport-Pulling Road North. The community lies south of Pine Ridge Road and inland from the Gulf beaches, and the Naples overview covers the wider city. From the club entrance, the Domain Realty Group route table measures 3.9 route miles to Coastland Center. The nearby places section below lists the full route table, from shops to hospitals and both airports.

Unincorporated Collier County

World Tennis Center is outside the City of Naples limits. On the 2026 roll its millage area carries no city line and does carry the county's Unincorporated General MSTD line, and a Naples postal name does not change that.

What the aerial shows

The aerial at the top of this page is a USDA NAIP image from February 2023. Condominium buildings, the villas and the single-family streets wrap around the ponds that cross the grounds. Homes at the edges of the frame belong to neighboring properties, not to World Tennis Center, so the frame is wider than the county boundary.

The club entrance on Airport-Pulling Road

The clubhouse parcels sit on Airport-Pulling Road North, at numbers 4800 and 4802. The home addresses sit on internal streets: Olympic Drive, Europa Drive, Corinthian Way, Via Carmen and several short courts.

One ZIP code, 34105

Every parcel in the World Tennis Center set carries ZIP 34105 on the 2026 roll. That ZIP code also covers other club communities, and other Naples condominiums carry names like Marbella or Lakeside, so the searches on this page use the World Tennis Center boundary rather than the ZIP code.

Neighbors that are separate communities

Several communities share the same county section as World Tennis Center but are separate communities under their own names on the roll: Kensington, Timberwood and Banyan Woods among them. Their parcels are excluded from every World Tennis Center count here, and the Naples communities guide covers them separately.

What have condos and homes in World Tennis Center, Naples sold for?

World Tennis Center condos and homes in Naples sell at different prices by home type, so this section reports Collier County deeds for condominiums, villas and single-family homes separately. The three county windows are the 12 months to August 31, 2026, the 12 months before that and 60 months, each with its own medians.

Prices by home type, never one blend

This page prints county prices by home type and never one blended median, because the condominiums, villas and single-family homes sell in different price ranges. A single World Tennis Center median would mix a two-bedroom condominium unit with a single-family home on its own lot and describe neither one. Each median below names its home type, its record set and its window.

The 12 months to August 31, 2026

In the 12 months to August 31, 2026, Collier County recorded 9 qualified World Tennis Center condominium sales at a $270,000 median and 7 single-family sales at a $495,000 median, and no Villa Vizcaya villa sold. The earliest of those deeds was recorded in November 2025 and the latest in August 2026. The full list, one row per county deed, is at the end of this section.

The prior 12 months and the 60-month window

In the prior 12 months, September 1, 2024 to August 31, 2025, the county recorded 9 condominium sales at a $330,000 median and 6 single-family sales at a $440,000 median. Over 60 months, September 2021 to August 2026, the county recorded 47 condominium sales at a $312,500 median, 34 single-family sales at a $588,000 median and 3 Villa Vizcaya sales at a $535,000 median. Each window stands on its own deeds; the samples are small, and this page draws no direction from one window to the next.

Why no neighborhood median prints in prose

No World Tennis Center neighborhood recorded six or more qualified county sales in the 12 months to August 31, 2026; Corinthian Gardens had the most, with 5. A median on that few sales can swing on one deed, so neighborhood figures appear only in the neighborhood tables, where a neighborhood with one or two sales lists each price instead of a median.

What does the MLS show about World Tennis Center in Naples?

World Tennis Center listings in the Naples MLS add closings, days on market and active inventory to the county deeds, in a separate window that ends October 29, 2026. The MLS figures below stay apart from the county figures, and each one is labelled as listing-agent data from that export.

Two record sets that never merge

This page uses two record sets, Collier County deeds to August 31, 2026 and the Southwest Florida MLS export of October 29, 2026, with different windows, and the two are never combined. The county set is the record of what closed and was deeded. The MLS set is what listing agents entered, and it reaches two months further. When a figure appears in both, it is reported twice, once per set, and never treated as proof of the other.

MLS closings in the October 29, 2026 export

The Southwest Florida MLS, as entered by listing agents, export of October 29, 2026 shows 9 World Tennis Center condos sold at a $270,000 median and 8 single-family homes sold at a $547,500 median in the year to that date. No Villa Vizcaya villa closed through the MLS in that year. We tracked the October 29, 2026 export row by row against the 2026 county roll, joining each row to a World Tennis Center home by street address and dropping any row that could not be matched to one home.

MLS by home type

Home type (MLS) Sold Median sold Median days on market Active Median list Pending
MLS condominium 9 $270,000 43 3 $294,999 0
MLS villa 0 none none 1 $580,000 0
MLS single-family 8 $547,500 69 3 $825,000 1

Sold counts cover October 29, 2025 to October 29, 2026; active and pending counts are as of October 29, 2026. All figures come from the October 29, 2026 export.

Days on market and the last list price

On those MLS closings, condos sold at a median 90.8 percent of the last list price after 43 median days on market, and single-family homes at 95.8 percent after 69 median days. The list price in that comparison is the last one on the listing before it closed, as the listing agent entered it.

The same export held 7 active World Tennis Center listings, 3 condos, 1 villa and 3 single-family homes, and 1 pending single-family home. Those counts describe one day; the searches higher up on this page show the listings live.

Fields the export does not carry

The export carries no name of a listing agent, office, owner, buyer or seller, and this page prints none. Its living area figure is the MLS living area a listing agent entered, which can differ from the county heated size used in the deed tables. Fee fields in the export are listing-agent entries and are never printed here as a fee; fees on this page come from each association's adopted 2026 budget. Bedroom counts come only from the MLS, because the county files carry no bedroom field.

How is World Tennis Center in Naples divided into neighborhoods?

World Tennis Center in Naples is divided into eight neighborhoods: five condominiums, the Villa Vizcaya villas and two single-family plats, all under the World Tennis Club master association. The county roll, the club and the MLS sometimes use different names for the same neighborhood, and this section lines them up.

The county set

The 2026 county roll holds 359 World Tennis Center homes and 1 vacant lot: 196 condominium units in five condominiums, 41 Villa Vizcaya villas and 122 single-family homes. The set was built from the seven recorded subdivision and condominium names on the roll, plus the Via Carmen parcels that the county files under a section acreage header with Villa Vizcaya in their legal text. Every parcel in the set carries ZIP 34105.

Eight neighborhoods, eight associations

The condominium neighborhoods are CourtSide with 40 units, Lakeside with 60, Woodlands with 24, Marbella of Naples with 36 and Bermuda Royale with 36. Villa Vizcaya holds 41 villas. Corinthian Gardens holds 92 single-family homes and the vacant lot, and Alexandra holds 30 single-family homes. Seven of the eight neighborhoods publish a 2026 budget through the club; Villa Vizcaya's association and fee are not published (checked November 3, 2026), so a Villa Vizcaya buyer asks the seller for that association's documents before an offer.

Club names and recorded names

The club uses short neighborhood names, and the county roll uses recorded names. CourtSide is W T C Courtside on the roll. Lakeside is World Tennis Center II, Woodlands is World Tennis Center No. Three and Alexandra is World Tennis Center Phase 7. Marbella of Naples is recorded as Marbella, and Corinthian Gardens is recorded as Corinthian Gardens at World Tennis Center. A buyer will meet the recorded name on the deed, the title work and the tax bill, and the club name on the association documents.

The vacant lot and the common tracts

Corinthian Gardens holds the one vacant residential lot in World Tennis Center, which brings the 359 homes to the club's count of 360 units. Beyond the lots and units, the roll carries 10 common tracts in the set: common areas, road rights of way and the Villa Vizcaya common parcel. The clubhouse parcels on Airport-Pulling Road North belong to the club entity, and club membership runs with the deed of each home.

Which condominiums make up World Tennis Center in Naples?

World Tennis Center in Naples holds five condominiums with 196 units in 18 buildings, all dated from 1983 to 2004 on the county roll. Each condominium has its own association under World Tennis Club, Inc., its own 2026 quarterly fee and a recorded name on the roll that often differs from the name the club uses.

The five condominiums are W T C Courtside, 40 units built in 1983 (the club's CourtSide); World Tennis Center II, 60 units from 1986 (Lakeside); World Tennis Center No. Three, 24 units from 1990 (Woodlands); Marbella, 36 units from 1991 to 1997 (Marbella of Naples); and Bermuda Royale, 36 units from 2003 to 2004.

Each entry below gives the club name first and the recorded county name beside it, and each 2026 quarterly fee sits under the neighborhood name in the fee table later on this page.

CourtSide (W T C Courtside): 40 condos in 4 buildings, built 1983

CourtSide is the oldest condominium in World Tennis Center, recorded by the county as W T C Courtside and run today by WTC CourtSide Association. Its 40 units sit in 4 buildings of 10 units each on Europa Drive, and the county roll dates every unit to 1983, the year World Tennis Club opened. CourtSide is the only World Tennis Center condominium with two county heated sizes, 879 and 1,205 square feet, and its budget splits owners into a small class and a large class to match. The 2026 fee for each class appears under the CourtSide name in the Quarterly assessments by neighborhood, 2026 table.

Lakeside (World Tennis Center II): 60 condos in 5 buildings, built 1986

Lakeside is the largest condominium in World Tennis Center, recorded by the county as World Tennis Center II. Its 60 units sit in 5 buildings of 12 units each, and the roll dates all of them to 1986. Every Lakeside unit carries the same county heated size, so two Lakeside listings differ in condition, setting and terms rather than size. The club name and the recorded name are tied by count: World Tennis Center II is the only 60-unit record, and the Lakeside budget covers exactly 60 units. Lakeside's 2026 quarterly fee sits under its name in the Quarterly assessments by neighborhood, 2026 table.

Woodlands (World Tennis Center No. Three): 24 condos in 2 buildings, built 1990

Woodlands is the smallest condominium in World Tennis Center, recorded as World Tennis Center No. Three on the county roll. It holds 24 units in 2 buildings of 12 units each on Olympic Drive, both dated 1990. Every Woodlands unit carries a county heated size of 965 square feet. The match between the two names rests on count: the Woodlands budget covers 24 units, and No. Three is the only 24-unit record in the community. Woodlands budgets an insurance appraisal for 2026, visible in its adopted budget, and its quarterly fee appears under its name in the Quarterly assessments by neighborhood, 2026 table.

Marbella of Naples (Marbella): 36 condos in 3 buildings, built 1991 to 1997

Marbella of Naples is the World Tennis Center condominium that the county records simply as Marbella. Its 36 units sit in 3 buildings of 12 units each on Europa Drive, two dated 1991 on the county roll and the third dated 1997. County heated sizes are 947 square feet in the earlier buildings and 998 in the later one. Its association was incorporated on February 25, 1991. Other Naples condominiums share part of the Marbella name, so a buyer should confirm county number 479200 on any listing. Its 2026 quarterly fee appears under Marbella of Naples in the Quarterly assessments by neighborhood, 2026 table.

Bermuda Royale (recorded as Bermuda Royale): 36 condos in 4 buildings, built 2003 to 2004

Bermuda Royale is the newest condominium in World Tennis Center and the one condominium whose club name and recorded name are the same. Its 36 units sit in 4 buildings, two of 10 units and two of 8, on Douglas Drive and Jessica Drive, with three buildings dated 2003 on the county roll and one dated 2004. It holds the largest condominium units in the community, with county heated sizes from 1,480 to 1,613 square feet, and its rules give each owner a garage plus two guest overnight spaces. Its quarterly fee sits under its name in the Quarterly assessments by neighborhood, 2026 table.

What single-family homes and villas does World Tennis Center in Naples have?

World Tennis Center in Naples has 122 single-family homes on two recorded plats, Corinthian Gardens and Phase 7 (the club's Alexandra), plus 41 villas in Villa Vizcaya. The county roll dates the single-family homes from 1992 to 2025 and the villas to 1988 and 1990, and one vacant lot remains in Corinthian Gardens.

The two single-family plats are Corinthian Gardens at World Tennis Center, 92 homes and 1 vacant lot built from 1992 to 2025, and World Tennis Center Phase 7, 30 homes built from 1996 to 2005 that the club calls Alexandra.

Villa Vizcaya holds 41 villas on Via Carmen built in 1988 and 1990; its association fee is not published and its recorded legal form is not confirmed, so a buyer should read the Villa Vizcaya declaration before an offer.

Corinthian Gardens: 92 single-family homes and 1 lot, built 1992 to 2025

Corinthian Gardens is the largest World Tennis Center neighborhood by home count, recorded as Corinthian Gardens at World Tennis Center. Its 92 detached homes sit along Corinthian Way, Europa Drive, Midas Place, Ganymede Court and Oberon Court, with one vacant lot still on the roll. The county dates 19 homes to 1992, and the plat filled in through 2006, with 13 homes from 2005 and 12 from 2006. County heated sizes run from 1,328 to 2,359 square feet, the widest spread in the community. Its homeowners association was incorporated on July 25, 1991, and its 2026 quarterly fee appears under its name in the Quarterly assessments by neighborhood, 2026 table.

Alexandra (World Tennis Center Phase 7): 30 homes, built 1996 to 2005

Alexandra is the World Tennis Club name for the plat the county records as World Tennis Center Phase 7. The tie rests on count and date: The Alexandra Homeowners Association budget covers 30 units, Phase 7 holds exactly 30 homes, and the Alexandra supplement to the master declaration was recorded in 1996, the roll year of the first Phase 7 homes. The rest date from 1997 to 2005. County heated sizes run from 1,463 to 1,687 square feet. The Alexandra handbook describes single-family homes and villas, while the county classes all 30 as single-family homes. Its quarterly fee sits under the Alexandra name in the Quarterly assessments by neighborhood, 2026 table.

Villa Vizcaya: 41 villas on Via Carmen, built 1988 and 1990

Villa Vizcaya is the eighth World Tennis Center neighborhood: 41 villas, one per street number, all on Via Carmen. The county roll dates 16 villas to 1988 and 25 to 1990, and the master declaration lists three Villa Vizcaya supplements recorded in 1988 and 1989. County heated sizes run from 1,643 to 1,936 square feet, and the master rules name a Villa Vizcaya pool. No Villa Vizcaya budget appears in the club's public document library. Collier County deeds record no Villa Vizcaya sale in the T12 or the prior 12 months and 3 in the 60-month window, shown in the county neighborhood table.

Infill homes in Corinthian Gardens

Corinthian Gardens is the only World Tennis Center neighborhood where houses went up after the original build-out. The county roll shows no Corinthian Gardens home dated 2007 to 2012, then two dated 2013, one dated 2016 and one dated 2025, which points to rebuilds or late builds on platted lots (an inference from the roll). Collier County deeds show no builder-direct sale in any window, so every recorded sale is a resale.

Garages in the single-family neighborhoods

The club's tenant registration form states that in Alexandra, Bermuda Royale and Corinthian Gardens, garages must be made available to tenants, which confirms garages in those three World Tennis Center neighborhoods. Garage availability in CourtSide, Lakeside, Woodlands, Marbella of Naples and Villa Vizcaya is not published (checked November 3, 2026), so a buyer confirms the garage from the listing, the survey and the inspection.

What sizes and bedroom counts do World Tennis Center homes have?

World Tennis Center homes in Naples range from 879 square feet in a small CourtSide condominium to 2,359 square feet in Corinthian Gardens, by county heated size. Condominium rows in the October 29, 2026 export all show 2 bedrooms, while the single-family and villa rows show 3 bedrooms, some with a den.

County heated sizes are 965 square feet in every World Tennis Center II and No. Three unit, 947 or 998 in Marbella, 1,480 to 1,613 in Bermuda Royale, 1,643 to 1,936 in Villa Vizcaya, 1,328 to 2,359 in Corinthian Gardens and 1,463 to 1,687 in Phase 7.

County heated sizes by neighborhood

The county heated size is the conditioned area the Collier County roll records, and it is the size this page uses to compare World Tennis Center neighborhoods. By home type, the condominium median is 965 square feet, the villa median 1,784 and the single-family median 1,554. Each neighborhood median sits in the Median heated square feet column of the county neighborhood table.

The two CourtSide unit sizes

W T C Courtside has two county sizes, 27 units of 879 square feet and 13 of 1,205 square feet, which match the small and large unit classes in the CourtSide budget.

The two classes carry different shares of the CourtSide budget, so a World Tennis Center buyer comparing CourtSide listings should ask which class a unit belongs to before reading its fee row.

MLS rows by bedrooms

The October 29, 2026 export joined 25 MLS rows to World Tennis Center homes on the county roll, for October 29, 2025 to October 29, 2026. Every condominium row carries 2 bedrooms; bedroom counts come from listing agents.

Bedrooms (MLS) MLS rows Sold Median sold or price Active
MLS 2 bedrooms 12 9 $270,000 3
MLS 3 bedrooms 10 7 $495,000 2
MLS 3 bedrooms plus den 3 1 listed: $684,900 2

MLS by neighborhood

No World Tennis Center neighborhood had six MLS closings in the window, so one or two closings list each price. Active and pending counts are as of the export date.

Neighborhood (MLS) Sold Median sold or prices Active Pending
MLS CourtSide 2 listed: $270,000, $305,000 0 0
MLS Lakeside 4 $229,000 1 0
MLS Woodlands 2 listed: $205,000, $272,500 2 0

Why the MLS living area is a different measure

The MLS living area is the size a listing agent types in, and nothing requires it to equal the county heated size. Most World Tennis Center condominium rows agree with the roll. The gaps sit mainly in Corinthian Gardens, where several listings carry an MLS living area well above the county heated size. When the two differ, this page uses the county heated size.

How old are the World Tennis Center buildings, and what should a buyer check?

World Tennis Center buildings in Naples date from 1983, when the club opened, to 2025, the roll year of the newest single-family house. The condominium buildings are from 1983 to 2004, so a buyer should read each association's budget, reserve lines and recorded documents before making an offer.

The county roll dates World Tennis Center homes from 1983 to 2025, median 1991, with the condominium buildings from 1983 to 2004 and the newest single-family home from 2025.

Built from 1983 to 2025

World Tennis Center went up in phases: CourtSide in 1983, Lakeside in 1986, Villa Vizcaya in 1988 and 1990, Woodlands in 1990, Marbella of Naples from 1991, Corinthian Gardens from 1992 and Alexandra from 1996. Bermuda Royale closed out the condominium building in 2003 and 2004, and Corinthian Gardens added homes through 2006 and again in 2013, 2016 and 2025.

The developer and the recorded declarations

The recorded Amended and Restated Declaration names Warrenton Enterprises Corporation, successor to World Tennis Center Associates, as the developer of World Tennis Center.

The original Declaration for World Tennis Center was recorded on July 27, 1983, and supplements added the later neighborhoods through The Alexandra in 1996. In 1998 the community association merged into World Tennis Club, Inc., and the declaration was amended and restated. Bermuda Royale is governed by its own condominium declaration.

Condominium buildings by year built

By roll year, the four CourtSide buildings date to 1983, the five Lakeside buildings to 1986 and the two Woodlands buildings to 1990. Marbella of Naples has two buildings from 1991 and one from 1997, and Bermuda Royale three from 2003 and one from 2004. Milestone and reserve study rules for these World Tennis Center buildings are in the milestone section of this page.

What a buyer reads before an offer

World Tennis Club lists documents for the master association and seven neighborhood associations on its Sales and Rentals page: budgets, declarations or covenants, articles, bylaws, rules and sales applications, though some links now lead to a sign-in page. A World Tennis Center buyer reads the master documents, the neighborhood's own declaration, its adopted 2026 budget and its rules. Villa Vizcaya has no posted set, so its buyer asks the seller. A Domain Realty Group agent can request missing pieces during the contract period.

Roofs and building systems

No World Tennis Center association publishes a roof or systems schedule this page can print. The CourtSide 2026 budget still shows loan interest. Marbella of Naples paid for roof work on one building through a 2024 special assessment. For any unit or home, ask for the roof permit date, the air conditioner and water heater dates and any open permits, and ask a condominium association which systems it maintains.

What does the World Tennis Club offer owners in Naples?

World Tennis Club gives every World Tennis Center owner in Naples access to its courts, pools, cafe, pro shop, fitness room and guest suite, because membership comes with the home. The master association funds the club through its quarterly assessment, and the club also sells outside annual memberships to people who do not own a home there.

The club lists 14 tennis courts and 4 pickleball courts, two heated freshwater pools and a whirlpool, a cafe, a pro shop, a fitness room with dry saunas, a bocce court and a 2-bedroom guest suite.

Tennis and pickleball courts

The club's tennis page adds that 9 of the tennis courts have lights for evening play and that a stadium court with spectator seating hosts club tournaments. Programs include clinics, private and group lessons, club teams, round-robins and league matches. Whether owners pay separately for clinics or leagues is not published (checked November 3, 2026).

Two heated pools and a whirlpool

World Tennis Club runs two heated freshwater pools, the Clubhouse pool and the Community pool, and a separate outdoor whirlpool. Pool rules are in the master Rules, Regulations and Policies.

The cafe and the pro shop

The club cafe serves daily specials and holds monthly special events. Outside membership tours and applications start at the pro shop, and the club staff includes a tennis director and a pro shop administrator.

The fitness room

The club fitness room holds treadmills, elliptical machines and other cardio equipment, and both locker rooms have dry saunas.

The guest suite

The club keeps a 2-bedroom guest suite overlooking the main pool deck, booked through the front office, with limited availability.

Membership runs with the deed

Club membership runs with the deed, so every owner is a member, and the club also sells outside annual memberships, including a household tier, to people who do not own a home there.

A World Tennis Center buyer therefore pays no owner initiation fee to join the club. Club operations, including tennis and the pools, are paid through the master quarterly assessment described in the fee section of this page.

Outside memberships

The club says outside memberships give access to its racquet sports facilities and social amenities and that space is limited. Their prices are not a cost of buying a World Tennis Center home, so this page does not print them.

What is near World Tennis Center in Naples, and which schools serve it?

Who governs World Tennis Center in Naples: one master and its neighborhood associations?

World Tennis Center in Naples is governed in two layers. World Tennis Club, Inc. is the master association for all 360 units on the club's 82.6 acres, and every home also sits inside one of eight neighborhood associations that adopts its own budget, keeps its own rules and processes its own purchase applications.

The master association, World Tennis Club, Inc.

World Tennis Club, Inc. runs the club and its common grounds and sets the rules that reach every neighborhood. Club membership runs with the deed under Article III of the master declaration, so a buyer becomes a member at closing, and no owner initiation charge appears in the documents read. The adopted 2026 master budget totals $2,535,798.

Eight neighborhoods under the master

With the club name first and the recorded name beside it, the five condominiums are CourtSide (W T C Courtside, 40 units), Lakeside (World Tennis Center II, 60), Woodlands (World Tennis Center No. Three, 24), Marbella of Naples (36) and Bermuda Royale (36). Villa Vizcaya holds 41 villas. Corinthian Gardens (92 homes on the 2026 county roll) and Alexandra (World Tennis Center Phase 7, 30) are single-family. Together they make the 359 homes on the roll, plus 1 vacant lot.

Condominium associations and homeowners' associations

Each of the five condominiums has a condominium association, so a resale there follows Florida's condominium statute. Corinthian Gardens and Alexandra are homeowners' associations and follow that statute instead. Villa Vizcaya is not placed on either side here, because its recorded form has not been confirmed from its own declaration.

Who handles resales and records

Two offices touch most World Tennis Center sales. The neighborhood association reviews the purchase application, collects any transfer fee and issues its estoppel certificate. World Tennis Club, Inc. registers leases and collects the resale contribution through the title agent. The club's Sales and Rentals page posts budgets and rules, while several neighborhood documents now sit behind a sign-in and were not read.

What the master declaration covers

The recorded master declaration and its 2017 amendment bind every World Tennis Center owner. Article VI, Section 11 sets the resale contribution, Article IX, Section 8 sets the pet rules, and the amendment requires the Board's written approval to fly a drone. The master rules, revised December 20, 2023, bar "For Sale", "For Rent" and "Open House" signs, though the General Manager may approve an open house sign.

What each neighborhood handles

Each neighborhood association adopts its own budget and quarterly fee, keeps its own reserves where it has them, and insures what its documents assign to it. The condominium associations carry building insurance and usually water and sewer. Alexandra's budget is mostly landscape and irrigation, $32,795.76 of its $39,820.40 total. Lease minimums and purchase applications also differ by neighborhood.

Can you rent out a condo or home in World Tennis Center, and what are the rules?

World Tennis Center owners in Naples may lease, under master rules that apply everywhere and neighborhood rules that differ. The master requires every lease to be registered in advance and charges a fee per lease, two neighborhoods publish a 30-day minimum, and pets are limited to owners. Read the neighborhood's own rules before signing any contract.

Lease registration and the master lease fee

The master requires each lease to be registered 7 days before check-in and charges a $150 administration fee per lease and per renewal since July 1, 2024; Alexandra and Bermuda Royale publish 30-day minimum terms, and the other neighborhoods publish none in readable form. The World Tennis Club tenant form, revised June 2025, also asks for a copy of any lease of 6 months or more.

Neighborhood minimum lease terms

Alexandra sets a 30-day minimum and has its Board approve the tenant first. Bermuda Royale's published expectations set 30 days or one month. For the other six neighborhoods a lease minimum is not published (checked November 3, 2026), because the pages are damaged scans, mislinked, behind a sign-in or not posted. Ask the association for its current declaration and rules during the inspection period.

Tenants and club privileges

The registration form has the owner choose whether club privileges transfer to the tenant for the lease or stay with the owner. In Alexandra, Bermuda Royale and Corinthian Gardens, the owner's garage must be made available to the tenant. Master rules apply to tenants as they do to owners.

Pets for owners

Pets need the Board's written consent and registration, the 2017 recorded amendment prohibits certain dog breeds, and lessees and guests may not keep pets. Pets must be leashed or carried and stay out of the pools, courts, cafe and other club areas. Bermuda Royale's rules allow up to two household pets per unit. Read the breed list in the recorded amendment.

Pets for tenants and guests

The 2017 amendment is direct: no pets of any kind may be kept by lessees or guests. Bermuda Royale repeats it in its own rules, that pets may not occupy leased units. An owner who leases a World Tennis Center home should make sure no tenant arrives with an animal.

Vehicles, boats and parking

No vehicle may park on a World Tennis Center street from midnight to 6 a.m., and boats, RVs, trailers, vans and golf carts may be kept only inside a closed garage. Cars park in the owner's driveway, garage or assigned space, and only operable, tagged automobiles are allowed. A condominium buyer without a garage should plan around that rule.

What does a buyer pay each quarter in World Tennis Center, Naples?

A World Tennis Center owner in Naples pays two quarterly fees, one to the master and one to the neighborhood. The adopted 2026 budget of World Tennis Club, Inc. sets the master fee at $1,620 per quarter for each owner, against $1,535 in 2025, and basic cable television is paid through it.

Quarterly assessments by neighborhood, 2026

Each neighborhood association adds its own 2026 quarterly fee on top, as its adopted budget publishes it, from $331.84 at Alexandra to $1,288.98 for a large CourtSide unit, and Villa Vizcaya's fee is not published. The seven neighborhood budgets were approved between November 7 and December 3, 2025, and each row of the fee table carries its own approval date. We tracked the seven neighborhood budgets and the master budget on November 3, 2026, from each association's adopted figure.

Neighborhood (adopted 2026 budget) Units on budget Budget approved Neighborhood fee per quarter Master fee per quarter Combined per quarter (arithmetic)
Alexandra 30 11/13/2025 $331.84 $1,620 $1,951.84
Corinthian Gardens 93 homes 11/20/2025 $412.00 $1,620 $2,032.00
Bermuda Royale 36 11-21-25 $850.00 $1,620 $2,470.00
Lakeside 60 ratified 11/7/2025 $890.00 $1,620 $2,510.00
Marbella of Naples 36 11/10/2025 $935.00 $1,620 $2,555.00
CourtSide, small unit 27 12/3/2025 $954.33 $1,620 $2,574.33
CourtSide, large unit 13 12/3/2025 $1,288.98 $1,620 $2,908.98

Villa Vizcaya not published not published not published $1,620 not published

The master fee and what it includes

The master fee is the same for every owner, whatever the home type. The 2026 master budget carries $402,664 for the bulk cable contract, $179,086 for landscaping, $145,409 for tennis operations, plus a reserve contribution. Courts, pools and the fitness room come with ownership, with no separate owner membership bill.

Why the neighborhood fees differ

The neighborhoods carry different costs. A condominium association insures its buildings, so insurance leads several budgets: Lakeside budgets $99,804.76 and Marbella of Naples $44,000. The single-family associations mostly pay for landscaping. CourtSide splits costs by unit size, so its 27 small units (879 square feet of county heated size) and 13 large units (1,205 square feet) pay different amounts.

Combined quarterly figures are arithmetic

The last column of the fee table adds the neighborhood fee to the master fee. No World Tennis Center association bills that sum as one charge: an owner receives two bills from two boards, and either can move with the next budget. The estoppel certificates at closing show the figures in force that day.

Figures that are not published

Villa Vizcaya's association, budget and fee are not published (checked November 3, 2026). Woodlands prints two different per-unit figures, and the table uses its per-unit cost table. Two neighborhood budgets print the master figure with a rounding difference, so the table uses the master's own budget. Fee fields that listing agents type into the MLS are never used here.

Special assessments in the 2026 budgets

None of the master or neighborhood 2026 budgets read on November 3, 2026 includes a special assessment. Marbella of Naples keeps a roof project line in its budget, set at $0 for 2026. A budget shows only what a board planned when it voted, so ask each association in writing whether anything has been proposed since.

What the estoppel certificate shows

An estoppel certificate is the association's signed statement of an account on a given date: the regular assessment, what is paid, what is owed and any other amount claimed. The title agent relies on it at closing, and the stated amount binds the association toward a buyer who relied on it.

What does a buyer pay once at purchase in World Tennis Center, Naples?

A World Tennis Center buyer in Naples pays a few one-time association charges on top of the usual closing costs. The largest is the master's resale contribution, set in the recorded declaration, and some neighborhoods add a transfer fee. Estoppel fees are capped by Florida law, and title and recording costs depend on the contract.

The $500 resale contribution

At closing the buyer pays World Tennis Club, Inc. a $500 resale contribution, set by an amendment the members approved on May 9, 2017 and recorded in Collier County's Official Records. The master may use it for any common expense. The amendment excuses certain transfers, such as one to a co-owner, to heirs or to an owner's own estate planning trust.

One-time charges at purchase and lease

Every one-time World Tennis Center charge published in the association documents read on November 3, 2026 is below. Estoppel fees follow separately, because Florida law sets their maximums.

Charge (as published) Amount Who pays
Resale contribution to World Tennis Club, Inc. $500 buyer, at closing
Transfer fee, Alexandra, Bermuda Royale or Woodlands $100 at closing
Transfer fee, Lakeside $150 at closing
Transfer fee, Corinthian Gardens, CourtSide, Marbella of Naples, Villa Vizcaya not published not published
Lease administration fee, master $150 per lease and per renewal

Transfer fees by neighborhood

Each transfer fee comes from the neighborhood's own purchase application. Lakeside's form, revised June 2022, lists its fee beside the master's resale contribution. The Corinthian Gardens application sits behind a sign-in, and the CourtSide and Marbella of Naples links serve other documents, so those three and Villa Vizcaya show as not published.

Estoppel certificates from two associations

A World Tennis Center buyer may receive an estoppel certificate from the neighborhood association and another from the master association. Each covers only its own account, so the title agent needs both to clear the full balance. The purchase contract decides who pays each fee.

Estoppel fee maximums

Florida caps the certificate fee, and the Department of Business and Professional Regulation (DBPR) adjusts the caps. The current maximums are $299, plus $119 for delivery within 3 business days, and as much as $179 more on a delinquent account. The next adjustment is due by July 1, 2027. A late certificate may not carry a fee.

Title, recording and closing costs

A World Tennis Center purchase also carries the ordinary Florida closing items: title insurance, settlement work, recording, the state's documentary taxes, lender charges and a prorated share of this year's property tax. The purchase contract, not custom, assigns each item. Ask the title agent for a written estimate early, and talk with a Domain Realty Group agent about how the contract splits them.

What are property taxes in World Tennis Center, Naples?

World Tennis Center property taxes in Naples are set by Collier County and its taxing authorities, not by the city. Every World Tennis Center home sits in millage area 141 at 9.4721 mills for 2026, including 1.0000 mill for North Collier Fire Control. Condominium units carry no non-ad valorem charge, and villas and single-family homes carry one.

Taxes table: millage area 141

The 2026 roll lists eleven taxing authorities for area 141. The area has no municipal levy and does carry the unincorporated general taxing unit, so World Tennis Center is in unincorporated Collier County with a Naples address.

Taxing authority Area 141, mills (2026)
Unincorp Gen, MSTD 0.6844
C.C. Water Pollution Ctrl Pgm 0.0246
Conservation Collier 0.1772
General Fund 3.0107
Water Management Fund-South Fl 0.0948
Big Cypress Basin 0.0978
School Board, State Law 1.8990
School Board, Local Board 2.2480
Collier County Lighting 0.1025
Collier Mosquito Control 0.1331
North Collier Fire Control 1.0000
Total 9.4721

The North Collier Fire Control line

The fire line is an independent fire district, billed on the same tax bill as the county and school levies. Collier County's fire district layer, as tested on November 1, 2026, returned that district for every World Tennis Center address point checked. A home inside the City of Naples carries a different list of authorities.

Median 2026 tax on the roll

The median 2026 total tax on the roll is $2,103.51 for a condominium unit, $4,031.72 for a villa and $3,994.26 for a single-family home, and a buyer's first bill resets to the purchase-year assessment. Those medians include owners with and without homestead, and long-held homes may sit well under the assessment cap, so a new owner should not expect the median.

Non-ad valorem charges by home type

On the 2026 roll, every condominium unit carries $0.00 in non-ad valorem charges, and every Villa Vizcaya villa and single-family home carries a $269.77 non-ad valorem charge. A non-ad valorem charge is a flat amount for a service, not a rate on value. The roll file does not name the service, and this page does not guess.

No community development district

No community development district appears among the 2026 taxing authorities for World Tennis Center. None of the 2026 master or neighborhood budgets carries a district line, and the state's special district index lists no World Tennis Center name.

Homestead and Save Our Homes

A buyer who holds title on January 1 and makes the World Tennis Center home a permanent residence may file for homestead with the Collier County Property Appraiser by March 1. Homestead removes $25,000 of assessed value from every levy, plus as much as another $26,411 for 2026 from the non-school levies. Save Our Homes then holds yearly growth in assessed value to 2.7 percent for 2026 on homestead property. A 10 percent cap on non-school levies applies to other property. Both caps reset at a sale.

How the examples are built

Each worked example takes a county sale median for World Tennis Center as if it were the taxable value and applies the total rate for millage area 141. The full homestead column subtracts $236.80 for the first $25,000 and $140.64 for the additional amount at the non-school share of the area 141 rate, $377.44 in all.

Example (County) Price used as taxable value Ad valorem at 9.4721 Non-ad valorem Total, first year Total with full homestead
County condominium T12 median, September 2025 to August 2026 $270,000 $2,557.47 $0.00 $2,557.47 $2,180.03
County single-family T12 median, September 2025 to August 2026 $495,000 $4,688.69 $269.77 $4,958.46 $4,581.02
County condominium 60-month median, September 2021 to August 2026 $312,500 $2,960.03 $0.00 $2,960.03 $2,582.59

The non-ad valorem column follows the 2026 roll for each home type.

An illustration, not a bill

These rows are arithmetic, not a tax estimate. The Property Appraiser sets each assessment as of January 1, which may differ from the sale price, and rates are set again each year. Homestead applies only from the January 1 after the owner qualifies and files. For a real figure, have the title agent read the current bill and the parcel record.

Is World Tennis Center in Naples in a flood zone, and how do storms and insurance work?

World Tennis Center in Naples tested clear of FEMA's high-risk flood zones. FEMA's effective map, panel 12021C0384J of February 8, 2024, put all 140 World Tennis Center address points tested in Zone X, 31 of them shaded X, and none in a high-risk zone, so ask the lender for the determination on the exact building.

The flood points checked

The 140 address points came from Collier County's republished FEMA layer on November 1, 2026: 109 plain and 31 shaded. Shaded marks the 0.2 percent annual chance area. The seven Olympic Drive condominium buildings and three of the four CourtSide buildings tested shaded, while most Corinthian Gardens points tested plain.

Flood zone can vary by building

Map lines cross lots, so two nearby World Tennis Center buildings can test differently. The federal flood purchase rule attaches to the high-risk zones, yet a lender may still require a policy, and a lender's determination or an elevation certificate settles a building. Collier County released a new preliminary map in March 2025, with a target effective date in summer 2027, subject to change, so ask again before closing.

Evacuation zone

Collier County's evacuation layer, as tested on November 1, 2026, placed the World Tennis Center points in evacuation Zone C; confirm the exact address with the county before a storm. An evacuation zone is a storm surge planning area, separate from the FEMA flood map, and the county orders evacuations by zone letter.

Flood coverage rules from Citizens

Citizens Property Insurance requires flood coverage on a wind-covered home with a dwelling replacement cost of $400,000 or more from January 1, 2026 and on every wind-covered home from January 1, 2027, while condominium unit owner policies fall outside that rule. That reaches World Tennis Center villas and single-family homes insured with Citizens for wind, whatever their map zone.

Who insures what in a condominium

In the five World Tennis Center condominiums, the association's policy covers the condominium property as originally installed, under s. 718.111(11). The unit owner insures interior finishes, appliances, water heaters, cabinets, countertops and window treatments, with at least $2,000 of loss assessment coverage. Flood is a separate policy, with a 30-day wait when new.

Building era and wind features

The 2026 county roll dates the World Tennis Center condominiums from 1983 to 2004, the villas from 1988 to 1990 and the single-family homes from 1992 to 2025. Florida's statewide building code took effect March 1, 2002, so the villas and most condominium buildings came before it. Florida requires insurers to file credits for proven wind features, so the wind mitigation report and the roof's installation date matter more than the year alone.

What do milestone inspections and reserve studies mean for World Tennis Center condos?

World Tennis Center condominium buyers in Naples should know which building laws apply. Collier County's milestone inspection list as of January 2026 names no World Tennis Center building. Florida's milestone and structural study laws turn on height, and only one World Tennis Center declaration read for this page describes building height, so ask each association for its own statement.

Collier County's milestone list

The county list, headed "As of January 2026", runs to 926 building rows, and none is a World Tennis Center building, an Olympic Drive or Europa Drive address, or a club neighborhood name. Collier applies a 25-year first inspection inside its saltwater buffer, which takes in every World Tennis Center point tested. Absence from a list says nothing about any building's condition.

Which buildings the laws reach

Florida's milestone inspection law, s. 553.899, and its structural integrity reserve study law, s. 718.112(2)(g), apply only to condominium buildings of three or more habitable stories; Bermuda Royale's declaration describes two-story buildings, and story counts for the other condominium buildings are not confirmed. Where a study applies, it covers the roof, structure, fireproofing, plumbing, electrical, waterproofing, windows and exterior doors, at least every 10 years.

What Bermuda Royale's declaration says

Bermuda Royale is the newest World Tennis Center condominium, dated 2003 to 2004 on the county roll, with 36 units. Its declaration is the only condominium document read for this page that describes building height, and the description appears once, above. Its 2026 quarterly fee of $850.00 includes $128 toward reserves.

What to ask each condominium association

For each condominium, ask for the reserve schedule and any structural study, the milestone summary or the association's written statement on why it has none, the wind mitigation report, roof installation dates, insurance declarations, recent board meeting records and any proposed assessment. Ask Villa Vizcaya the same questions.

Reserves as the budgets publish them

The 2026 budgets show reserves in several ways. The master carries its own reserve line. Lakeside's $890.00 fee includes $111.13 for reserves, and its budget carries $26,670. CourtSide budgets $43,944.82 and Woodlands $30,250 for reserves, and Marbella of Naples $20,880 in pooled reserves. A reserve line is a plan, not a measure of a building's condition.

What does Florida law require when you buy in World Tennis Center, Naples?

World Tennis Center in Naples mixes condominiums and single-family homes, so Florida law gives buyers different rights by neighborhood. The five condominiums follow Chapter 718, and Corinthian Gardens and Alexandra follow Chapter 720. The villas follow their own declaration. This section states what the statutes say; a buyer reads the documents and asks a Florida real estate attorney.

Chapter 718 for the five condominiums

On a resale in one of the five condominiums, s. 718.503 gives the buyer 7 days, excluding Saturdays, Sundays and legal holidays, after receiving the association documents to cancel the contract. The condominium seller provides the declaration, bylaws, rules, budget, financial statement and question and answer sheet. For contracts after December 31, 2024, a second 7-day clause covers the milestone summary and structural study, or the association's statement about them. The first right applies when the documents were not received more than 7 days before signing, and it ends at closing.

Chapter 720 for Corinthian Gardens and Alexandra

On a resale in Corinthian Gardens or Alexandra, s. 720.401 gives the buyer 3 days after receiving the disclosure summary, or until closing if that comes sooner, to cancel the contract. The right applies when the summary was not given before signing, and it cannot be waived. Florida keeps the two statutes apart: s. 720.302(4) leaves a condominium association regulated under Chapter 718 outside Chapter 720, the homeowners' association statute.

Villa Vizcaya's documents decide

Villa Vizcaya's recorded form is not confirmed, so its own declaration, not this page, decides which Florida chapter governs a resale there. The villa declaration and its supplements were recorded in 1988 and 1989. Get a copy early and have a Florida real estate attorney read it.

Resale cancel windows

The two windows differ in length and in what starts the clock. In the condominiums, the clock starts when the buyer has the full document set, and weekends and legal holidays do not count. In Corinthian Gardens and Alexandra, it starts with the disclosure summary, and the window is shorter. Either right is exercised in writing, so keep every delivery date.

Estoppel law by chapter

Estoppel certificates come under s. 718.116 for the condominiums and s. 720.30851 for the single-family associations, within 10 business days of a request, at DBPR-adjusted maximums of $299, plus $119 for delivery within 3 business days and as much as $179 if the account is delinquent. In a homeowners' association, s. 720.3085(2)(b) makes a new owner jointly liable with the prior owner for unpaid assessments.

Official records and association documents

A Florida condominium association with 25 or more units must post listed official records on a website or app, in an owners-only area; Lakeside, CourtSide, Marbella of Naples and Bermuda Royale reach that size. The master declaration and its 2017 amendment are recorded in Collier County's public records. To work through the documents, contact Domain Realty Group, browse current listings on this site, or see other Naples communities we cover and the Naples area overview.

How do World Tennis Center prices compare with nearby Naples communities?

World Tennis Center prices sit inside a cluster of nearby Naples communities, and the county peer table below sets them side by side for the 12 months to August 31, 2026. World Tennis Center takes two rows, condominiums and single-family homes, because one blended figure would hide how far apart those two home types sell.

County peer table

Rows count qualified Collier County deeds from September 1, 2025 to August 31, 2026; straight-line distance is a map measure between community centres, never a road distance.

Community (County) Straight-line mi T12 sales T12 median
County World Tennis Center condominiums 0 (subject) 9 $270,000
County World Tennis Center single-family 0 (subject) 7 $495,000
County Naples Bath and Tennis Club 0.9 38 $266,000
County Reserve At Banyan Woods 0.8 5 $565,000
County Emerald Greens 0.9 5 $325,000
County Fairways At Emerald Greens 0.9 6 $248,500
County Miravista 0.9 5 $187,000
County Colony At Hawksridge 1.0 3 $625,000
County Coventry At Stratford Place 1.3 6 $321,500

How to read the peer table

Each peer median mixes every home size in that community, while the two World Tennis Center rows keep condominium units apart from single-family homes. Most peers recorded only three to six sales in the window, so one sale at either end can move a median a long way. Read the table as a map of price ranges, not as a ranking.

The six rule-based peers passed a fixed test: at least 20 homes, a nearby ZIP code, a median year built from 1983 to 2005 and three or more sales in the window.

Naples Bath and Tennis

This neighbor is listed first because it is also built around tennis and shares the 34105 ZIP code, even though its typical year built, 1981, falls outside the peer test. Naples Bath and Tennis, another tennis club community close by, recorded 38 county sales at a $266,000 median in the same 12 months, a figure that blends its own unit sizes.

Peer pages on this site

Two of the peers sit inside larger communities that have their own guides here. Reserve At Banyan Woods is part of Banyan Woods, and Coventry At Stratford Place is part of Stratford Place. Emerald Greens, Fairways At Emerald Greens, Miravista and Colony At Hawksridge have no guide on this site yet, so they appear here by name only.

What the comparison leaves out

A county median says nothing about the quarterly master and neighborhood fees, the club membership that comes with each World Tennis Center deed, the tax bill, the flood determination or the condition of one particular home. Listing-agent figures from the October 29, 2026 export stay out of the table, since that record set has its own window.

Which names get confused with World Tennis Center in Naples?

World Tennis Center in Naples shares words in its name, and in four of its neighborhood names, with other Naples communities, so listings and search results often mix them up. The notes below separate the club names from the recorded county names and from look-alike communities across Naples, so a buyer reads the right association's documents.

Naples Bath and Tennis is a different club community

Naples Bath and Tennis is a separate tennis club community on Airport-Pulling Road, with its own condominium associations, its own county numbers and its own budgets. A listing that mentions tennis and ZIP 34105 may belong to either one, so check the subdivision name and the county number on the listing before you book a showing or request documents.

Other Marbellas, Lakesides and Woodlands

Marbella of Naples, recorded as Marbella, is one of the five World Tennis Center condominiums; it has no tie to Marbella Lakes or Marbella at Pelican Bay. Lakeside, recorded as World Tennis Center II, is not Lakeside of Naples. Woodlands, recorded as World Tennis Center No. Three, shares its name with other Woodlands neighborhoods in Naples but none of their rules. Always search by the recorded county name.

Club names and county names

The club uses one set of names, and the county roll and the MLS often use another:

  • CourtSide is recorded as W T C Courtside.
  • Lakeside is recorded as World Tennis Center II.
  • Woodlands is recorded as World Tennis Center No. Three.
  • Marbella of Naples is recorded as Marbella.
  • Alexandra is recorded as World Tennis Center Phase 7.
  • Corinthian Gardens is recorded as Corinthian Gardens at World Tennis Center.
  • Bermuda Royale and Villa Vizcaya carry the same names in both places.

World Tennis Club, Inc.

World Tennis Club, Inc. is the master association every World Tennis Center owner belongs to, whatever the neighborhood. It runs the clubhouse, courts and pools, sets the quarterly master fee and collects the resale contribution when a home is sold.

How do you buy a condo or home in World Tennis Center, Naples, step by step?

Buying in World Tennis Center in Naples means dealing with two associations at once: the World Tennis Club master and the neighborhood that holds the home. The six steps below follow the order a contract usually runs, from choosing the home type to the flood determination, and each one points to the section that carries the figures.

Choose the home type and neighborhood

Start with the home type, because it decides the association, the fee and the Florida chapter for the resale: condominium units in five condominiums, villas in Villa Vizcaya, or single-family homes in Corinthian Gardens and Alexandra. Sizes and fees differ by neighborhood, so narrow the search to one or two before you tour.

Read that neighborhood's budget and documents

The club's Sales and Rentals page posts the 2026 budget for the master and for seven of the eight neighborhoods, with governing documents, rules and sales applications for several of them. Download your neighborhood's set early and read the reserve and insurance lines, not just the fee. The Villa Vizcaya budget is not published (checked November 3, 2026), so a villa buyer asks the association for it directly.

Check the lease and pet rules

If you may lease the home later, read the master's lease rules and then the neighborhood's own. The master registers every lease ahead of check-in and charges a fee per lease, and only Alexandra and Bermuda Royale publish a minimum term in readable form.

Plan for the resale contribution and transfer fee

Every World Tennis Center purchase carries a $500 contribution to the master association, paid at closing under the 2017 amendment. Several neighborhoods add their own transfer fee, shown in the one-time charges table, while the transfer fee for Corinthian Gardens, CourtSide, Marbella of Naples and Villa Vizcaya is not published (checked November 3, 2026). Ask the closing agent to list both charges on the settlement statement.

Order the estoppel certificates

A World Tennis Center closing often needs two estoppel certificates, one from the neighborhood association and one from the master. For the condominiums the certificate comes under s. 718.116, and for Corinthian Gardens and Alexandra under s. 720.30851; either way the association has 10 business days to deliver it. The DBPR-adjusted maximum is $299, plus $119 for delivery within 3 business days and as much as $179 if the account is delinquent. For a Villa Vizcaya villa, ask the closing agent which rules its declaration follows.

Check the flood zone and insurance for the building

FEMA's effective map sets the flood zone address by address in World Tennis Center, so ask the lender for the flood determination on the exact building. Citizens Property Insurance requires flood cover on wind-covered homes with a dwelling replacement cost of $400,000 or more from January 1, 2026, and condominium unit owner policies sit outside that rule.

Frequently Asked Questions about condos and homes for sale in World Tennis Center, Naples

World Tennis Center buyers in Naples ask most often about prices, the two layers of fees, leasing, the names and the Florida rules on a resale. The 30 answers below are short and dated, and each one points back to the section of this guide that holds the full figures and the source behind them.

Collier County recorded 9 qualified World Tennis Center condominium sales at a $270,000 median in the 12 months to August 31, 2026. No neighborhood had six or more sales, so the county table by neighborhood lists each price where a neighborhood had only one or two.

What did World Tennis Center single-family homes sell for in the same 12 months?

Collier County recorded 7 qualified World Tennis Center single-family sales at a $495,000 median in the 12 months to August 31, 2026, from Corinthian Gardens and Alexandra together. Each of the eight neighborhoods has its own association and its own 2026 quarterly fee, paid on top of the $1,620 master fee. The published 2026 fees run from $331.84 at Alexandra to $1,288.98 for a large CourtSide unit, approved between November 7 and December 3, 2025.

Is the Villa Vizcaya fee published?

No. The Villa Vizcaya association fee is not published (checked November 3, 2026); the club posts 2026 budgets for the other seven neighborhoods only. A buyer weighing one of its 41 villas should ask the association for the current budget and read the Villa Vizcaya declaration before making an offer.

What is the $500 resale contribution at World Tennis Center?

At closing, the buyer of any World Tennis Center home pays $500 to World Tennis Club, Inc. as a resale contribution. Members approved the amendment that set it on May 9, 2017, and it is recorded in Collier County's public records. It is separate from any neighborhood transfer fee.

The master association requires each lease to be registered 7 days before check-in and charges a $150 administration fee per lease and per renewal since July 1, 2024. Alexandra and Bermuda Royale publish 30-day minimum terms, and the other neighborhoods publish no minimum in readable form.

Are pets allowed in World Tennis Center?

Each has its own association under the World Tennis Club master.

Which single-family neighborhoods are in World Tennis Center?

There are two. Corinthian Gardens, recorded as Corinthian Gardens at World Tennis Center, holds 92 homes and 1 vacant lot, and Alexandra, recorded as World Tennis Center Phase 7, holds 30 homes. Villa Vizcaya, with 41 villas on Via Carmen, is counted on its own as villas.

The county roll dates World Tennis Center homes from 1983 to 2025, with a median year of 1991. The condominium buildings run from 1983 at CourtSide to 2003 and 2004 at Bermuda Royale, Villa Vizcaya dates from 1988 and 1990, and the newest single-family home, in Corinthian Gardens, dates from 2025.

Who developed World Tennis Center in Naples?

The recorded Amended and Restated Declaration identifies the original developer, and the section of this guide on how old the buildings are names that company once. Is there a golf course at World Tennis Center?

No. World Tennis Center has no golf course; the club is built around its 14 tennis courts and 4 pickleball courts, its two pools and its clubhouse services. Golf elsewhere in Naples carries its own memberships and fees, outside a World Tennis Center deed.

What ZIP code is World Tennis Center in?

World Tennis Center is in ZIP 34105, in unincorporated Collier County rather than the City of Naples. The homes on the 2026 roll carry that ZIP code, and the club entrance is at 4802 Airport-Pulling Road North. The Naples postal name does not change the county taxing authorities.

What are property taxes in World Tennis Center?

Every World Tennis Center home sits in millage area 141 at 9.4721 mills for 2026. The median 2026 roll tax is $2,103.51 for a condominium unit, $4,031.72 for a villa and $3,994.26 for a single-family home, and villas and single-family homes also carry a $269.77 non-ad valorem charge. A buyer's first bill resets to the purchase year.

Is there a CDD in World Tennis Center?

No. No community development district appears among the 2026 taxing authorities for World Tennis Center in millage area 141. Owners pay county, school, water management and fire district millage, plus the master and neighborhood association fees, and the tax bill carries no separate district line for a CDD.

Is World Tennis Center in a flood zone?

FEMA's effective map, panel 12021C0384J of February 8, 2024, put all 140 address points tested in World Tennis Center in Zone X, 31 of them shaded X, with none in a high-risk zone. Zones are set building by building, so ask the lender for the flood determination on the exact address before you close.

Does a milestone inspection apply to World Tennis Center condos?

Florida's milestone inspection law, s. 553.899, and the reserve study law in s. 718.112 reach only condominium buildings of three or more habitable stories. Collier County's January 2026 milestone list names none of the World Tennis Center buildings, and story counts for most buildings are not confirmed, so ask each association for its records.

What is the cancel window on a World Tennis Center condo resale?

On a resale in any of the five condominiums, s. 718.503 gives the buyer 7 days, not counting Saturdays, Sundays and legal holidays, after receiving the association documents to cancel the contract. The right applies when the documents were not received more than 7 days before signing, and it ends at closing.

What is the cancel window on a Corinthian Gardens or Alexandra resale?

Which public schools serve World Tennis Center?

How do you buy a condo or home in World Tennis Center?

Pick the home type and neighborhood, read that neighborhood's 2026 budget, rules and sales application, then make an offer. Expect the resale contribution and any transfer fee at closing, order estoppel certificates from the master and the neighborhood, check the flood determination, and use the cancel window your contract gives. The step-by-step section covers each one.
