Berkshire Village in Naples is a cluster of 501 homes around a lake in ZIP 34116: three condominiums, The Abbey at Berkshire Village, Canterbury Village and Trafalgar Square, and the Monarch Circle plat of villas and single-family homes. Key takeaways for buyers in Berkshire Village, Naples

Five associations share Berkshire Village: one condominium association for each of the three condominiums, the Berkshire Village Villas Homeowners Association for the 46 villas and the Berkshire Village Homeowners Association for the 51 single-family homes. Each part has its own documents, so a buyer asks for the ones that govern the home being bought.

In the 12 months to August 31, 2026, Collier County recorded 20 qualified Berkshire Village condominium sales at a $224,500 median, along with 3 villa sales and 3 single-family sales that the county sales table lists one by one. By condominium, the county recorded 9 sales at The Abbey at a $215,000 median, 9 at Canterbury Village at a $240,000 median and 2 at Trafalgar Square in the same 12 months. Every price here names its record set, its window and its home type.

What the county recorded for condos

Collier County deeds are the lead record for prices on this page. The condominium count above covers all three condominiums together, and the sales section below lists each recorded deed by month, price, part, roll year built and county heated size. A buyer can read the deeds one at a time and compare them with the medians.

The Abbey and Canterbury Village figures

The Abbey and Canterbury Village each carry nine county deeds in the window, and each gets its own median because nine deeds are enough to support one. Trafalgar Square recorded two deeds, so its prices stay in the sales table rather than in a median that two sales cannot support.

Villas and single-family homes in the county record

Each of these two home types recorded three sales in the latest 12 months, so their recent deeds sit in tables. For a longer view, the county recorded 11 villa sales at a $350,000 median and 10 single-family sales at a $562,500 median across the 60 months from September 2021 to August 2026.

What the MLS export showed

The MLS is a second record set and stays apart from the deeds. The October 29, 2026 export joined 38 rows to Berkshire Village homes by street address: closings in the year to that date, the listings active on the export date and two pending condos. The MLS section below sets those rows out by home type.

Three condominiums and one plat

Berkshire Village is built from four recorded parts. The Abbey at Berkshire Village holds 172 condominium units, Canterbury Village 160 and Trafalgar Square 72. The Monarch Circle plat adds 46 villas and 51 single-family homes, plus 8 common parcels that are land rather than homes.

Separate from Berkshire Lakes

The larger neighbor to the south has its own ZIP code, its own associations and its own sales, and none of them is counted in a Berkshire Village figure here. A buyer searching on the shared first word should confirm the street and the ZIP code before reading any price: Berkshire Village addresses carry 34116.

Five associations, no published fees

Each condominium has its own association, and the villas and the single-family homes each have a homeowners association. None of the five publishes a fee, budget or rule online that we could find, so each association figure reads not published (checked November 3, 2026). The estoppel certificate and the adopted budget give the real numbers during a buyer's review period.

Taxes in one millage area

Every Berkshire Village home sits in one 2026 millage area, area 173, at 10.3696 mills, and no community development district appears among its taxing authorities. The tax section further down lists the taxing authorities and the median 2026 bill by home type, and a sale resets the assessment for the new owner.

Flood zone in brief

FEMA's effective map of February 8, 2024 places the four addresses checked in October 2026, one in each part, in a shallow-flooding special flood hazard area. Letters of Map Amendment exist for the plat, so the zone is decided building by building. The flood section later on this page tells a buyer what to ask the lender about the exact address.

What this page leaves out

Some facts a buyer will ask about are not published in a form this page can cite. Association fees, budgets, leasing, pet and vehicle rules, approval processes and reserve study status are not published (checked November 3, 2026). The page also prints no unit number, owner name, listing agent name or builder name.

Search every listing in Berkshire Village

Every condo and home for sale in Berkshire Village, Naples

The search area is a box drawn around the Berkshire Village parcels on the county roll, so it leaves out neighboring communities that share part of the name. Photos, remarks and fee fields on each listing come from the listing agent; the association's own documents carry the figures that count.

Berkshire Village condominium listings

Berkshire Village condominium listings

The condominium search returns units at The Abbey, Canterbury Village and Trafalgar Square. The October 29, 2026 export held 7 active condos and 2 pending condos, and the MLS section below gives their median list price.

Berkshire Village villa listings

Berkshire Village villa listings

The villa search returns the Monarch Circle villas. The export held 2 active villas and no pending villa. Villas are platted lots under their own homeowners association, so the paperwork differs from a condominium purchase, and the law section later on this page explains how.

Berkshire Village single-family listings

Berkshire Village single-family listings

The export held no active single-family listing and no pending one, so this search can return an empty list on any given day. The county sales table below lists every recorded single-family deed from the latest 12 months one by one.

Listings in Berkshire Village by price

Berkshire Village listings under $320,000

Berkshire Village listings at $320,000 or more

The two price searches divide the market at $320,000. In the export, that line sat between the asking prices of the active condos and the asking prices of the active villas. The county sales section below shows what buyers paid at closing.

New listings in Berkshire Village

New Berkshire Village listings from the last 30 days

This search shows listings that reached the MLS in the last 30 days. With only 9 active listings at the export, a new Berkshire Village listing is worth reading the day it appears. To ask about one, contact the Domain Realty Group agents or send a note through the contact form.

What the October 29, 2026 export held

Data updated: October 2026. The counts in this section come from the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, and each row was joined to a home on the 2026 county roll by street address. Listings change daily, so the Domain Realty Group listing search is the live view and the export is a dated snapshot.

What is Berkshire Village in Naples, FL, and where is it?

Berkshire Village in Naples, FL, is a lake-centered cluster of homes in ZIP 34116. The 2026 roll places Berkshire Village in unincorporated Collier County, ZIP 34116, off Santa Barbara Boulevard on the north-east side of Interstate 75. Its name overlaps with others nearby, but its boundary does not.

Where Berkshire Village sits in Naples

The community is reached from Santa Barbara Boulevard, and every parcel in it carries a Naples address and ZIP 34116. Around a central lake sit three condominiums and a ring of villas and single-family homes on Monarch Circle. The Naples communities guide places it among the other communities on the Naples hub.

Unincorporated Collier County

Because Berkshire Village is unincorporated, Collier County is its local government, and the county property appraiser, tax collector and clerk hold its records. That is why the prices on this page come from county deeds and the 2026 county roll, and why no city millage line appears in the tax section.

What the aerial shows

The aerial at the top of this page is a USDA NAIP image from February 2023. The lake sits at the center of the frame, inside the Monarch Circle loop, with The Abbey at left, Trafalgar Square at upper right and Canterbury Village at lower right. Buildings at the lower left corner belong to a different community, and the frame is not a boundary map.

Interstate 75 on the south-west side

I-75 lies on the south-west side of Berkshire Village. This page states that position and no more, and it prints no distance figure for the highway.

One ZIP code, 34116

Every parcel in the Berkshire Village set carries ZIP 34116 on the 2026 roll. The ZIP code is wider than the community, so the listing searches on this page use the Berkshire Village boundary rather than the ZIP code alone.

Neighbors that are separate communities

Berkshire Lakes lies to the south in ZIP 34104, a separate community with its own associations and its own sales, and its sales stay out of every Berkshire Village figure. Naples has several other communities with similar names, and the name section near the end of this page sorts them out for a buyer.

What have condos and homes in Berkshire Village, Naples sold for?

Berkshire Village in Naples recorded 20 qualified condominium deeds in the 12 months to August 31, 2026, at a $224,500 county median, and the villas and single-family homes follow in their own tables. Every price below names its record set, its window and its home type.

Prices by home type, never one blend

This page prints county prices by home type and by condominium and never one blended Berkshire Village median, because the condominiums, villas and single-family homes sell in different price ranges. The condominium type holds 404 of the 501 homes, the villas 46 and the single-family homes 51.

The 12 months to August 31, 2026

In the 12 months to August 31, 2026, Collier County recorded 20 qualified Berkshire Village condominium sales at a $224,500 median, along with 3 villa sales and 3 single-family sales that the county sales table lists one by one. The window runs September 1, 2025 to August 31, 2026, and Trafalgar Square's two deeds appear only in the sales table at the end of this section.

The prior 12 months and the 60-month window

In the prior 12 months, September 1, 2024 to August 31, 2025, the county recorded 17 Berkshire Village condominium sales at a $270,000 median. Over 60 months, September 2021 to August 2026, the county recorded 107 condominium sales at a $280,000 median, 11 villa sales at a $350,000 median and 10 single-family sales at a $562,500 median. Each window is its own record, and this page does not set one against another.

Why villa and single-family figures stay in tables

A median of three sales says little, because one deed moves it. For that reason the recent villa and single-family deeds print in tables, one by one, and the prose uses the 60-month figures for those two types with the window named each time.

County sales by home type

The table gives each home type with its county counts and medians. Where a window holds fewer than three sales, the cell lists the prices instead of a median.

Home type (County) Homes T12 sales T12 median or prices Prior 12 sales Prior 12 median or prices 60-month sales 60-month median

County sales by calendar year

The table gives each calendar year of county deeds by home type, with 2026 running to August 31. Where a year holds one or two sales, the cell lists the prices instead of a median, and the range shows the lowest and highest deed.

What does the MLS show about Berkshire Village in Naples?

Berkshire Village in Naples appears in the MLS as a separate record set that adds closings, days on market and active listings to the county deeds. The figures in this section come from one export dated October 29, 2026, and each one is labelled by home type and kept apart from the county figures above.

Two record sets that never merge

Two sources sit behind the numbers here and are kept apart: recorded Collier County deeds through August 31, 2026, and a Southwest Florida MLS export pulled on October 29, 2026; their windows differ, so no figure blends them. The county set records what closed and was deeded. The MLS set records what listing agents entered, and it reaches two months further. These two record sets answer different questions.

MLS closings in the October 29, 2026 export

The Southwest Florida MLS, as entered by listing agents, export of October 29, 2026 shows 22 Berkshire Village condos sold at a $226,000 median, 3 villas sold at a $380,000 median and 2 single-family homes sold in the year to that date. We tracked the October 29, 2026 export against the 2026 county roll by street number and street name, and a row joined only when it landed on a home the roll places in Berkshire Village.

MLS by home type

Sold counts cover October 29, 2025 to October 29, 2026; active and pending counts are as of October 29, 2026. Every figure in the table comes from the October 29, 2026 export.

Home type (MLS) Sold Median sold or prices Median days on market Active Median list Pending
MLS condominium 22 $226,000 42 7 $250,000 2
MLS villa 3 $380,000 7 2 $385,000 0
MLS single-family 2 listed: $555,000, $480,000 table n under 3 0 none 0

Days on market and the last list price

On those MLS closings, condos sold at a median 95.4 percent of the last list price after 42 median days on market, and villas at 98.9 percent after 7 median days. The last list price is the final one on the listing before it closed, as the listing agent entered it.

The same export held 9 active Berkshire Village listings, 7 condos and 2 villas with no single-family home, and 2 pending condos. Those counts describe one day.

Fields the export does not carry

The export carries no name of a listing agent, office, owner, buyer or seller, and this page prints none. Its living area is the figure a listing agent entered, which can differ from the county heated size in the deed tables. Fee fields in the export are listing-agent entries, not association figures; the association's own fee is not published (checked November 3, 2026).

How is Berkshire Village in Naples divided into four parts?

Berkshire Village in Naples divides into four parts on the county roll: The Abbey at Berkshire Village, Canterbury Village, Trafalgar Square and the Monarch Circle plat. The first three are condominiums with their own associations; the plat holds the villas, the single-family homes and eight common parcels.

The county set

The 2026 county roll holds 509 Berkshire Village parcels: 501 homes, which are 404 condominium units (172 at The Abbey, 160 at Canterbury Village and 72 at Trafalgar Square), 46 villas and 51 single-family homes, plus 8 common parcels on the plat. Every parcel in the set carries ZIP 34116.

Three condominiums on their own streets

The Abbey stands in 17 buildings on Commonwealth Circle, Canterbury Village in 20 buildings on Churchill Circle and Derbyshire Court, and Trafalgar Square in 18 four-unit buildings on Trafalgar Lane. The county roll dates every condominium building from 1987 to 1990, and each condominium answers to its own association.

The Monarch Circle plat

The Monarch Circle plat is recorded as one subdivision, and it holds two kinds of home. The 46 villas belong to the Berkshire Village Villas Homeowners Association, and the 51 single-family homes belong to the Berkshire Village Homeowners Association. A buyer on the plat reads homeowners association documents, not condominium documents.

The common parcels

The 8 common parcels on the plat are land, not homes, so they sit outside every home count and every price on this page. The Berkshire Village Homeowners Association holds the lake and the road parcel among them. Anyone who wants to know how a shared parcel may be used should ask the association that holds it.

Which condominiums make up Berkshire Village in Naples?

Berkshire Village in Naples holds three condominiums with 404 units, and the county roll dates every building from 1987 to 1990. Each condominium has its own association, county number and sales history, so this section takes them one at a time before the two tables.

The three condominiums are The Abbey at Berkshire Village, 172 units in 17 buildings on Commonwealth Circle built from 1987 to 1990; Canterbury Village, 160 units in 20 buildings on Churchill Circle and Derbyshire Court built in 1988 and 1990; and Trafalgar Square, 72 units in 18 four-unit buildings on Trafalgar Lane built in 1987.

The Abbey at Berkshire Village: 172 condos in 17 buildings, built 1987 to 1990

The Abbey at Berkshire Village is the largest of the three condominiums, with 172 units in 17 buildings: eight buildings of 8 units and nine of 12. The county roll dates 24 units to 1987, 84 to 1988 and 64 to 1990, and every unit carries the same county heated size of 1,245 square feet. Listing data describes block and stucco construction and a layout of two bedrooms and two baths. Fees, budget and rules are not published (checked November 3, 2026), so the estoppel certificate and the adopted budget are where a buyer finds the real cost. In the 12 months to August 31, 2026, the county recorded 9 Abbey sales at a $215,000 median.

Canterbury Village: 160 condos in 20 buildings, built 1988 and 1990

Canterbury Village has 160 units in 20 buildings of 8 units each, split between Churchill Circle and Derbyshire Court. The county roll dates 24 units to 1988 and 136 to 1990, and county heated sizes are 1,200 or 1,350 square feet, with 80 units of each. Listing data describes block and stucco construction, the smaller plan as two bedrooms and two baths and the larger as three bedrooms and two baths. Association fees and rules are not published (checked November 3, 2026). Collier County recorded 9 Canterbury Village sales at a $240,000 median in the 12 months to August 31, 2026, and the 60-month history sits in the county table below.

Trafalgar Square: 72 condos in 18 four-unit buildings, built 1987

Trafalgar Square is the smallest condominium: 72 units in 18 four-unit buildings, all dated 1987 on the county roll. County heated sizes are 1,030 and 1,181 square feet, with 36 units of each. Listing data describes wood frame construction with vinyl siding, and both plans as two bedrooms and two baths with an attached one-car garage. The fees, budget and rules are not published (checked November 3, 2026). Only 2 county sales were recorded in the 12 months to August 31, 2026, too few for a median, so both prices appear in the county table below.

Condominium buildings by condominium

The unit mix per building differs: The Abbey mixes 8-unit and 12-unit buildings, Canterbury Village is uniform at 8 and Trafalgar Square at 4.

Condominium (County) Buildings Units per building Units Year built
County The Abbey 17 8 or 12 172 1987 to 1990

Collier County deeds cover three windows: the 12 months to August 31, 2026 (T12), the 12 months before it (Prior 12) and the 60 months from September 2021 to August 2026. For all condominium units together, the county recorded 20 qualified T12 sales at a $224,500 median. Where a window holds fewer than three sales, the table lists each price.

What villas and single-family homes are on Monarch Circle in Berkshire Village?

Berkshire Village in Naples has 46 villas and 51 single-family homes on Monarch Circle, the loop road around its lake, and the two groups sit under different homeowners associations. The county roll dates the villas to 1987 to 1990 and the single-family homes to 1987 and 1988, plus one built in 2025.

Monarch Circle villas: 46 villas, built 1987 to 1990

The 46 Monarch Circle villas sit on platted lots under the Berkshire Village Villas Homeowners Association, though the county roll codes them with a condominium use, so this page calls them villas. The roll dates 12 villas to 1987, 24 to 1988 and 10 to 1990, and county heated sizes come in four steps from 1,530 to 1,850 square feet. Listing data describes single-level attached buildings of wood frame with vinyl siding, two or three bedrooms, and a detached one-car garage on some. The villas association's fees and rules are not published (checked November 3, 2026). Over the 60 months to August 2026, the county recorded 11 villa sales at a $350,000 median.

Monarch Circle single-family: 51 homes, built 1987 to 2025

The 51 single-family homes on Monarch Circle were built in 1987 and 1988, except one home with a county year built of 2025. The roll counts 28 homes from 1987 and 22 from 1988, and their county heated sizes run from 1,314 to 2,496 square feet with a median of 1,527. Listing data describes ranch layouts, and the two listings read show two-car garages. The Berkshire Village Homeowners Association covers these homes. Over the 60 months to August 2026, the county recorded 10 single-family sales at a $562,500 median.

Villas are not condominium units

A buyer who sees the county use code on a villa could mistake it for a condominium. State condominium records list three condominiums in Berkshire Village, and none covers the Monarch Circle villas. The villas are individual lots with their own association, and the code on the roll is a classification label; no condominium declaration for the villas appears in the records read. Ask for the villas association's recorded documents before assuming how maintenance, insurance or approvals work.

The one newer single-family home

One Monarch Circle home carries a county year built of 2025 and a county heated size of 2,496 square feet, the largest size on the Berkshire Village roll. The roll does not say whether it replaced an older house or filled a vacant lot. Every other single-family home dates from 1987 and 1988, so this home is its own comparison, and a buyer asks about its permit file and warranty terms.

Pools on single-family lots

Of the 51 single-family parcels, 37 carry a pool on the county roll, and the roll also lists 38 screen enclosures and 6 spas. None of the 46 villas has a pool row. A pool the roll records on a private lot belongs to that parcel, separate from the association-held recreation parcel described below. Ask the seller for equipment records and enclosure repair history.

What sizes and bedroom counts do Berkshire Village homes have?

Berkshire Village in Naples has county heated sizes from 1,030 to 2,496 square feet. The October 29, 2026 export lists two-bedroom, two-bedroom-plus-den and three-bedroom homes. Condominium plans repeat from building to building, so the county heated size tells one plan from another.

County heated sizes by part

County heated sizes are 1,245 square feet in every Abbey unit, 1,200 or 1,350 at Canterbury Village, 1,030 or 1,181 at Trafalgar Square, 1,530 to 1,850 in the villas and 1,314 to 2,496 in the single-family homes.

The roll's median heated size is 1,583 square feet for the villas and 1,527 for the single-family homes. County heated size is the roll's own measure, which is not the same as the living area a listing agent types into the MLS.

The Abbey's single plan size

Every one of the 172 Abbey units carries the same county heated size, 1,245 square feet, so two Abbey units for sale differ in condition, position and terms rather than size. Listing data shows two-bedroom, two-bath layouts, and some rows add a den, which the MLS bedroom table below counts as its own group.

Canterbury Village's two sizes

Canterbury Village splits evenly: 80 units at 1,200 square feet and 80 at 1,350. Listing data pairs the smaller size with two bedrooms and two baths and the larger with three bedrooms and two baths, so the bedroom count usually tells a buyer which county size applies.

Trafalgar Square's two sizes

Trafalgar Square also splits evenly, with 36 units at 1,030 square feet and 36 at 1,181. In the listings read, both sizes appeared as end units, and both are two bedrooms and two baths with an attached one-car garage.

MLS rows by bedrooms

The Bedrooms field is entered by listing agents. The three groups below hold all 38 Berkshire Village rows in the October 29, 2026 export, counting sold, active and pending listings together in the first column and sold listings alone in the next.

Bedrooms (MLS) MLS rows Sold Median sold or price Active
MLS 2 bedrooms 27 18 $230,000 8
MLS 2 bedrooms plus den 3 3 $220,000 0
MLS 3 bedrooms 8 6 $324,500 1

MLS by part

The Southwest Florida MLS, as entered by listing agents, export of October 29, 2026 can also be read by part. Abbey rows are two bedrooms or two plus den, Canterbury Village rows are two or three bedrooms, Trafalgar Square rows are all two bedrooms, the villas are two or three and the single-family rows are two plus den or three. Two single-family sales are too few for a median, so the table lists both prices.

Part (MLS) Sold Median sold or prices Active Pending
MLS The Abbey 13 $215,000 1 1
MLS Canterbury Village 6 $233,500 3 1
MLS Trafalgar Square 3 $257,000 3 0
MLS Monarch Circle villas 3 $380,000 2 0
MLS Monarch Circle single-family 2 listed: $480,000, $555,000 0 0

Why the MLS living area is a different measure

The MLS living area comes from the listing agent's entry, and the county heated size comes from the property appraiser's roll. They can disagree for ordinary reasons, such as a listing that counts a screened lanai or a roll that records only conditioned space. This page names which measure it means each time, and it prints no price-by-size figure, because one built from two different measures would mislead.

How old are the Berkshire Village buildings, and what should a buyer check?

Berkshire Village in Naples is a late-1980s community: every condominium building and every villa dates from 1987 to 1990 on the county roll, and the single-family homes date from 1987 and 1988 with one exception. Buildings of that era are the reason to read roof records, insurance requirements and association documents before an offer.

Built from 1987 to 2025

The county roll dates Berkshire Village homes from 1987 to 2025, median 1988, with every condominium building built from 1987 to 1990.

By part, the roll shows The Abbey with 24 units from 1987, 84 from 1988 and 64 from 1990, Canterbury Village with 24 from 1988 and 136 from 1990, and Trafalgar Square with all 72 from 1987. The villas hold 12 from 1987, 24 from 1988 and 10 from 1990, and the single-family homes hold 28 from 1987, 22 from 1988 and the one 2025 home.

The plat and the planned unit development

The county records the Monarch Circle homes on the plat named Berkshire Village at Berkshire Lakes, inside the Berkshire Lakes planned unit development, and no recorded document seen names a builder for any part.

State records date the filings in sequence: the Berkshire Village Homeowners Association on November 19, 1986, the Trafalgar Square condominium on February 26, 1987, the Villas association on May 12, 1987, The Abbey condominium on July 8, 1987 and the Canterbury Village condominium on December 6, 1988.

Construction by part

Listing data describes The Abbey and Canterbury Village as block and stucco construction and Trafalgar Square and the villas as wood frame with vinyl siding.

Those descriptions come from listing entries, not an association document. Construction type shapes insurance underwriting, so a buyer asks an insurance agent to quote the specific address by building era and construction.

What a buyer reads before an offer

Because no association posts documents online, a buyer assembles the file from the seller and the association: the declaration or covenants, the rules, the adopted budget, the latest financial statement, any reserve study, meeting records, recent assessment notices and the estoppel certificate. Ask early, since a review period runs on a clock that starts when documents arrive. A buyer's agent can explain how each document affects the cost of ownership and the approval path. Reach the team through the contact page or meet the agents.

Roofs and building systems

No association publishes a capital project list, so building history comes only from individual listing remarks. Those mention roof replacements dated from 2018 to about 2025 on single buildings or homes, siding work in 2019 on one Trafalgar Square building and roof and air conditioning work on one Monarch Circle home. None of that proves the state of the next building. Ask the association which buildings have had roof work and who pays for the next one, and ask a licensed inspector to look at the roof, the air handler and the electrical panel of the exact unit.

What does the county record show for shared land and amenities in Berkshire Village?

Berkshire Village in Naples has a lake, an association-held road and one pool-and-court parcel on its county record, and the 2023 aerial shows a pool at each of the three condominiums. No association posts access rules, so this section reports what the record and the photograph show and nothing more.

The lake and its owner

The county roll shows the Berkshire Village Homeowners Association holding the 7.37-acre lake at the center of the community and the Monarch Circle road parcel.

The lake sits inside the Monarch Circle loop on the 2023 aerial. Nothing on the roll ties the three condominiums to that association, so whether a condominium owner may use the lake, or helps pay for it, is a question for the condominium association and the seller's documents.

The Monarch Circle road parcel

The road parcel held by the same homeowners association covers 4.11 acres. Who maintains the pavement, who budgets for repaving and whether the road is open to the public are all unstated, and a buyer on Monarch Circle should ask the association before assuming. The plat also holds smaller common tracts, 1.33, 1.19, 0.48 and 0.14 acres, that the roll lists under association ownership, and their purpose is not stated.

The pool and court at 1455 Monarch Circle

A 0.39-acre parcel at 1455 Monarch Circle, held by the villas association, carries a pool and a court on the county record and on the 2023 aerial; ask the association who may use it.

The roll dates the pool, the court and a small building on that parcel to 1988. The roll shows ownership, not membership rules, so a single-family or condominium buyer cannot assume access.

Condominium pools on the aerial

The 2023 aerial, from February of that year, shows a pool at The Abbey, a pool at Trafalgar Square and two pools at Canterbury Village. The aerial shows that a pool existed that month, not who may use it or what condition it is in. No association posts rules for the pools on the aerial, so the buyer asks for them.

What MLS records say about access

MLS records for all four parts list the community as non-gated.

That is a listing-agent field, not an association statement, and listing descriptions across Berkshire Village disagree about access. The aerial shows Interstate 75 along the south-west side of the community. Because no association posts an access rule, a buyer asks how access is controlled before relying on any listing claim.

Amenity claims this page does not repeat

Listing copy for some units names further amenities, and those claims differ from listing to listing. This page repeats none of them, because no association publishes an amenity list and neither the county record nor the aerial shows them. The dependable list is the one in the seller's association documents, and a buyer can see current options in available Naples listings.

What is near Berkshire Village in Naples, and which schools serve it?

Berkshire Village in Naples assigns its addresses to Calusa Park Elementary, East Naples Middle and Lely High, and the route table puts shopping, downtown Naples, beaches, parks, two airports and four hospitals within the route miles listed at the end of this section. Every distance is free-flow, from one street point on Monarch Circle.

Groceries and daily errands

Berkshire Commons shopping center is the nearby daily stop at 1.4 route miles. Coastland Center is 6.1 route miles away, the Walmart Supercenter on Tamiami Trail East 6.2 and Waterside Shops 8.7. This page names no grocery store with a distance, because the route table does not measure one, and it names no tenant at Berkshire Commons.

Downtown Naples and the beaches

Fifth Avenue South is 7.2 route miles from Berkshire Village, Tin City shops are 7.3 and the Naples Pier is 8.4. Lowdermilk Park beach is 7.1 route miles, Vanderbilt Beach is about 12 and Tigertail Beach on Marco Island is 19.5. A buyer can browse the wider Naples communities to see how those beach areas compare.

Parks and gardens

Sugden Regional Park is 7.2 route miles from Berkshire Village and the Naples Botanical Garden is 7.6. The Gordon River Greenway, a paved nature trail along the Gordon River, is also in Naples, though the route table gives it no figure. Golf is not part of Berkshire Village.

The airports

Naples Airport (APF) is 4.4 route miles from Berkshire Village, the shorter of the two airport distances. Southwest Florida International Airport (RSW) is 31.4. These are free-flow distances, and road conditions on a given day change the trip.

Hospitals

The route table measures four hospitals. Physicians Regional Medical Center, Pine Ridge is 4.6 route miles from Berkshire Village, Physicians Regional Medical Center, Collier Boulevard is 7.0, NCH Baker Hospital in downtown Naples is 7.4 and NCH North Naples Hospital is 11.5. Call 911 in an emergency rather than choosing by distance.

Public schools by address

A Collier County Public Schools lookup for 2026-27 assigns Berkshire Village addresses to Calusa Park Elementary, East Naples Middle and Lely High, which the state graded A, A and B for 2025-26; look up the unit address.

Calusa Park Elementary earned an A in each year from 2021-22 through 2025-26 on the district's published grades. Assignments are made by address, so the district's own lookup, not this page, decides which school a particular home receives.

Distances in the Domain Realty Group route table

From a street point on Monarch Circle, the Domain Realty Group route table measures 1.4 route miles to Berkshire Commons shopping center, 4.4 route miles to Naples Airport, 4.6 route miles to Physicians Regional Medical Center, Pine Ridge and 7.1 route miles to Lowdermilk Park beach.

The full table follows. Each figure is free-flow and the Vanderbilt Beach row is a name point. When you are ready to see homes, browse the Naples market or ask an agent to line up showings.

Which associations govern Berkshire Village in Naples?

Berkshire Village in Naples is governed by five associations, not one: a condominium association for each of The Abbey at Berkshire Village, Canterbury Village and Trafalgar Square, plus a homeowners association for the Monarch Circle villas and another for the Monarch Circle single-family homes. None publishes a website, so governing documents come from the seller or the association.

Three condominium associations

The Abbey at Berkshire Village has 172 units in 17 buildings, Canterbury Village has 160 units in 20 buildings and Trafalgar Square has 72 units in 18 four-unit buildings. State condominium records give declaration dates of July 1987, December 1988 and February 1987 in that order. Each condominium keeps its own budget and declaration, so the rules of one are not the rules of another.

The villas homeowners association

The 46 Monarch Circle villas belong to the Berkshire Village Villas Homeowners Association, which state corporation records show was filed in May 1987. On the county roll this association holds a recreation parcel on Monarch Circle. Because it files as a homeowners association, its own documents, not a condominium declaration, set the villa rules, and a buyer should ask for them in writing.

The single-family homeowners association

The 51 single-family homes on Monarch Circle belong to the Berkshire Village Homeowners Association, which state corporation records show was filed in November 1986. Its documents set the rules for those homes, and the same buyer questions apply: ask for the declaration, the rules, the adopted budget and the disclosure summary before the review period ends.

Who holds the lake and road

On the 2026 county roll, the Berkshire Village Homeowners Association is listed as holder of the lake parcel, 7.37 acres, and of a road parcel of 4.11 acres on Monarch Circle. Nothing on the roll ties the three condominiums to either parcel, and no recorded document seen says who pays for their upkeep. Put that question to each association.

Condominium associations and homeowners' associations

A condominium association governs buildings whose owners hold units and share common property under a recorded declaration, and Chapter 718 shapes its resale paperwork. A homeowners association governs platted lots under Chapter 720. At Berkshire Village the three condominiums fall on the first side and the Monarch Circle homes on the second, which is why the cancel windows differ. Other Naples communities sort their associations differently.

What each association handles

A condominium association typically insures the buildings as originally installed, keeps the common property and adopts the annual budget, while each owner insures the interior. A homeowners association handles its own common parcels and its rules. Which services each Berkshire Village association covers is not published (checked November 3, 2026), so the adopted budget and the estoppel certificate are the proof.

What rules on leasing, pets and vehicles apply in Berkshire Village, Naples?

Berkshire Village in Naples has no published leasing, pet or vehicle rules, because none of its five associations posts a rule set online. The rules sit in each declaration, bylaws and rule sheet, and differ by association. A buyer who plans to lease the home, keep a pet or park more than one vehicle should read those documents first.

Leasing rules are not published

No Berkshire Village association publishes a lease minimum, pet rule or vehicle rule online, so a buyer should ask for the declaration and rules before the review period ends. That includes minimum lease terms, limits on leases per year and any wait after purchase before leasing is allowed; each is a question for the association, not for a listing.

Pets

Pet rules are not published for any Berkshire Village association. Limits on number, size and breed, and any registration step, sit in the declaration or the rules, so ask for them before an offer. We do not repeat the pet counts that aggregator pages print, because none traces to an association document.

Vehicles and parking

Vehicle rules are likewise unpublished. Limits on commercial vehicles, trailers, boats and overnight street parking are set by each association, and the Monarch Circle homes follow different documents from the condominium buildings. Confirm space counts and guest parking with the association rather than with a listing.

Approval of buyers and tenants

Whether an association reviews buyers or tenants, and what application or transfer charge comes with that review, is not published for any of the five. A declaration that requires approval can affect closing timing, so ask whether a review exists and how long it takes while the contract's review period is still running.

What to request before the review period ends

For a condominium resale, request the declaration, articles, bylaws and rules, the annual financial statement and budget, the association's frequently asked questions document and its state governance form, plus the structural study documents or statement the seller must supply. For a Monarch Circle home, request the declaration, rules, budget and disclosure summary. Ask a Domain Realty Group agent to track the replies.

Canterbury Village's recorded declaration

Canterbury Village's declaration of condominium is recorded at Official Record Book 1399, Pages 576 to 645, in the Collier County public records. We found no recorded book and page for the declarations of The Abbey or Trafalgar Square, so ask each association or the title agent for the recorded copy.

What are the association fees in Berkshire Village, Naples?

Berkshire Village in Naples has no association fee that any of its five associations publishes, so the figure a buyer can rely on comes from the adopted budget and estoppel certificate. This section shows listing-agent entries from five 2026 MLS records, dated and kept in one table, and explains how to read them without treating them as association figures.

MLS listing data on fees, dated

The only fee figures on this page are listing-agent entries from single MLS records in 2026, shown in one dated table labelled MLS listing data; the estoppel certificate and the adopted budget give the real figure. Read the table as five separate listing entries, not as five association budgets.

Part (MLS listing data, one record each) Association-published fee MLS regular fee field MLS Master HOA Fee field MLS total annual field Record
MLS listing data, The Abbey not published $1,384 a quarter $180 a year $5,716 one listing, closed September 2026
MLS listing data, Canterbury Village not published $1,325 a quarter $170 a year $5,470 one listing, active 2026
MLS listing data, Trafalgar Square not published $1,537 a quarter $145 a year $6,293 one listing, active 2026
MLS listing data, Monarch Circle villas not published $735 a quarter none shown $2,940 one listing, closed March 2026
MLS listing data, Monarch Circle single-family not published $179 a year none shown $179 one listing, closed May 2026

Why no association figure prints

None of the five Berkshire Village associations publishes a website, budget, fee or rule online that we could find on November 3, 2026, so each association figure on this page reads not published. Aggregator pages quote small annual amounts as the condominium fee; those are partial entries, and we do not repeat them.

Reading the MLS fee fields

We tracked the MLS fee fields in the single listing record behind each table row and checked their arithmetic. In the three condominium records the total annual field equals four quarterly payments plus the second annual entry, and the villa total equals four quarterly payments. The single-family record shows one annual entry only.

The second annual field in the MLS

Each of the three condominium records carries a small second annual entry, and the Monarch Circle records show none. No document we read establishes which body bills that entry, so this page does not say. The estoppel certificate should list every recurring charge and name who bills it; ask the seller to have the association confirm each line.

Special assessments

No association publishes a special assessment, and none appears in the MLS records read on November 3, 2026. An assessment already voted or pending shows on the estoppel certificate, so order it early. Ask the seller in writing about any assessment under discussion and about assessments after the 2022 and 2024 storm seasons, and send the answers through the contact page.

What the estoppel certificate shows

The certificate states what the unit or lot owes: regular assessments, any special assessment and any unpaid charges. Order it as soon as the contract is signed. The association has 10 business days to answer, and a late certificate carries no fee. The fee ceilings are in the table in the next section.

Reserves

Reserve balances and reserve studies are not published by any Berkshire Village association (checked November 3, 2026). Listing-agent entries for The Abbey, Canterbury Village and Trafalgar Square name a reserve fund among the items the fee covers, which is a listing entry, not an association statement. Ask for the latest reserve schedule and the budget line that funds it.

What does a buyer pay once at purchase in Berkshire Village, Naples?

A buyer in Berkshire Village in Naples pays the one-time charges of any closing, plus any certificate or application charge the association adds. The estoppel certificate has a statutory ceiling, shown below, while transfer and application charges are not published for any of the five associations. Title, recording and closing costs come from the closing statement.

Estoppel certificates by chapter

Before closing, the seller's association issues an estoppel certificate showing what the unit or lot owes: s. 718.116 governs it for the three condominiums and s. 720.30851 for the two homeowners associations, the association has 10 business days to answer, and the fee caps read on November 3, 2026 are $299, plus as much as $119 for delivery within 3 business days and as much as $179 when the account is delinquent.

Estoppel fee maximums

These are the ceilings Florida allows after the state's cost adjustment, as read on November 3, 2026; an association may charge less.

Estoppel charge (DBPR-adjusted, read November 3, 2026) Maximum
Certificate $299
Delivery within 3 business days $119 more
Delinquent account up to $179 more

Transfer and application fees

No Berkshire Village association publishes a transfer, application or capital contribution charge, so this page prints none. If a declaration requires a review of buyers, the charge for it appears in the declaration or on the estoppel certificate. Treat any figure quoted by phone as unconfirmed until it is in writing.

Title, recording and closing costs

Title insurance, recording charges and lender costs are set by the contract, the title agent and the lender, and they differ from one purchase to the next. This page prints no closing-cost figure, because none is a recorded Berkshire Village fact. Ask the title agent for an itemized estimate when the contract is signed.

Insurance at closing

A lender will usually ask for proof of insurance before closing. Florida's s. 627.714 sets $2,000 as the minimum loss assessment coverage on a unit owner policy, and flood is a separate policy from the association's property policy. Order wind and flood quotes while the review period runs, because a federal flood policy carries a 30-day waiting period.

What are property taxes in Berkshire Village, Naples?

Property taxes in Berkshire Village, Naples, are simple to describe because all 501 homes sit in one 2026 millage area and no community development district adds a line. What differs is the non-ad valorem charge, which depends on the part, and the taxable value, which resets for a new owner. The table and examples come from the county roll.

Taxes table: millage area 173

Every Berkshire Village home sits in millage area 173 at 10.3696 mills for 2026, including 2.0000 mills for the Greater Naples Fire Rescue District. The ten taxing authorities of the area are listed below, and the total is the rate that applies to a home's taxable value.

Taxing authority Area 173, mills (2026)
School Board, State Law 1.8990
School Board, Local Board 2.2480
Collier Mosquito Control 0.1331
Greater Naples Fire Rescue District 2.0000
Unincorporated General MSTD 0.6844
C.C. Water Pollution Control Program 0.0246
Conservation Collier 0.1772
General Fund 3.0107
Water Management Fund, South Florida 0.0948
Big Cypress Basin 0.0978
Total 10.3696

The Greater Naples Fire Rescue District line

The fire district line carries 2.0000 mills in the table above and is one of the ten authorities on the bill. The roll shows no municipal levy, because Berkshire Village lies in unincorporated Collier County.

Median 2026 tax on the roll

The median 2026 total tax on the roll is $1,815.05 for a condominium unit, $2,279.49 for a villa and $3,242.39 for a single-family home, and a buyer's first bill resets to the purchase-year assessment. A seller's bill reflects the seller's homestead and capped assessment, so it is a poor guide to a buyer's first bill.

Non-ad valorem charges by part

On the 2026 roll, units at The Abbey and Canterbury Village carry $0.00 in non-ad valorem charges, and Trafalgar Square units, the villas and the single-family homes carry a $269.77 non-ad valorem total. The roll gives that charge as a flat total, not a rate, so it adds the same $269.77 to every bill in those three groups. The roll names no line for it, and this page does not guess one.

No community development district

No community development district appears among the 2026 taxing authorities for Berkshire Village. The roll lists ten taxing authorities for area 173, and none is a development district, so no district charge for infrastructure debt sits on a Berkshire Village bill.

Homestead and Save Our Homes

Homestead applies to a buyer who holds title on January 1 and makes the home a permanent residence. It takes up to $25,000 off the taxable value, plus an additional amount on non-school levies that reached $26,411 at most for 2026, and the owner files with the Collier County Property Appraiser by March 1. Save Our Homes then caps yearly growth in assessed value at 3 percent or the consumer price index movement, whichever is lower, and the 2026 cap was 2.7 percent. The cap resets at a sale, and a 10 percent cap on non-school levies, which also resets at a sale, applies to a non-homestead parcel.

How the examples are built

Each row multiplies a county median price, used as the taxable value, by the area 173 rate, adds the part's non-ad valorem total, and then repeats the sum with full homestead. The condominium row uses the 12-month county median and the bill of The Abbey or Canterbury Village, where the non-ad valorem total is $0.00; the villa and single-family rows use 60-month county medians.

Example (County) Price used as taxable value Ad valorem at 10.3696 Non-ad valorem Total, first year Total with full homestead
County condominium T12 median, The Abbey or Canterbury Village bill $224,500 $2,327.98 $0.00 $2,327.98 $1,904.39
County villa median over 60 months, September 2021 to August 2026 $350,000 $3,629.36 $269.77 $3,899.13 $3,475.54
County single-family median over 60 months, September 2021 to August 2026 $562,500 $5,832.90 $269.77 $6,102.67 $5,679.08

An illustration, not a bill

These rows are illustrations built from county medians; they are not tax bills, quotes or predictions. On the first row, full homestead removes $423.59, made up of $259.24 on the first $25,000 and $164.35 on the additional amount. Rates and amounts are subject to change each year, and the parcel's own 2026 record is the figure that counts. Taxes elsewhere in Naples use other millage areas, so do not carry these figures to another community.

Is Berkshire Village in Naples in a flood zone, and how do storms and insurance work?

Berkshire Village in Naples sits on FEMA's map in a special flood hazard area at the four addresses checked, so a lender may require flood insurance on a mortgage there. The zone is decided building by building, evacuation is a separate county layer, and insurance depends on a building's year and construction. Confirm each point for the exact address.

The four addresses checked

FEMA's effective map of February 8, 2024 placed the four Berkshire Village addresses checked in October 2026, one in each part, in Zone AH, a shallow-flooding special flood hazard area, so ask the lender for the determination on the exact building. The readings were carried forward from a county map layer pulled on October 21, 2026, and FEMA's own site was not queried for this page.

Zone AH and Letters of Map Amendment

Letters of Map Amendment titled Berkshire Village at Berkshire Lakes exist, so the zone is decided building by building, and the buyer checks the exact address. Zone AH means a 1 percent annual chance of shallow flooding, usually ponding with an average depth of 1 to 3 feet. A federally backed or regulated loan on a building in a special flood hazard area requires flood insurance unless a letter removes the building, and a lender may still ask for coverage. A letter issued before the 2024 map must be checked against the map revision that followed it.

Evacuation zone

Collier County's evacuation layer, as checked on October 21, 2026, placed the Berkshire Village addresses tested in evacuation Zone E; confirm the exact address with the county before a storm. Orders are issued storm by storm, and in October 2024 the county's order covered Zones A and B only. Look the address up again each season on the state's Know Your Zone lookup.

The 2022 storm record

The National Weather Service described Hurricane Ian's extensive 2022 surge as south and west of US 41, and OpenFEMA lists no Ian flood insurance claim for the federal statistical area that holds Berkshire Village. No source we read places that surge inside the community, and this page makes no claim in either direction about water on any property. Florida's s. 689.302 has the seller complete a flood disclosure at or before the contract, covering known flood damage, flood claims and federal flood assistance.

Flood coverage rules from Citizens

Citizens Property Insurance, as its rules read on November 3, 2026, requires flood coverage now on a wind-covered home in a special flood hazard area, while condominium unit owner policies are not required to carry it. For a Monarch Circle home at an address in that area, a Citizens wind policy would therefore need a flood policy now. Outside the area the requirement phases in by coverage amount and reaches every policy on January 1, 2027.

Who insures what in a condominium

Under s. 718.111(11) the association insures the condominium property as originally installed, while the unit owner insures interior finishes, appliances, water heaters, cabinets, countertops and window treatments. Flood is a separate policy for both. Ask the association for its policy declarations and wind mitigation report, and ask an insurance agent how the unit owner policy fits them.

Building era and construction

The condominium buildings date from 1987 to 1990, and 50 of the 51 single-family homes date from 1987 and 1988, all before Florida's 2002 statewide building code. Under s. 627.0629 insurers must credit proven wind features, and s. 627.7011 bars refusing a policy solely because a roof is under 15 years old. Roof dates and wind mitigation reports differ building by building, so request them for the exact one.

What do milestone inspections and reserve studies mean for Berkshire Village condos?

Whether Florida's milestone inspection and reserve study laws touch a Berkshire Village condo in Naples turns on building height, and no association publishes a status. The laws and the questions a buyer should ask are summarized below. The answer for a specific unit comes from the association's written statement, not from a listing description or from this page.

Collier County's milestone list

Collier County's milestone inspection list as of January 2026 names no Berkshire Village building. A county list is a snapshot, so ask the association whether any building has received a notice since, and ask for the milestone summary if one exists.

Which buildings the laws reach

The reserve study covers the roof, structure and load-bearing walls, fireproofing and fire protection, plumbing, electrical, waterproofing and exterior painting, windows and exterior doors, and other items above a set cost, and it repeats at least every 10 years. The milestone law looks first at the thirtieth year after a building's certificate of occupancy and then every 10 years. The Monarch Circle homes are platted lots under homeowners associations, so these condominium laws are not the documents to ask about there.

What the sources say about stories

Florida's milestone inspection law, s. 553.899, and its structural integrity reserve study law, s. 718.112(2)(g), reach condominium buildings of three habitable stories or more; county research describes The Abbey and Canterbury Village buildings as two-story, and Trafalgar Square's story count is not confirmed, so confirm the status with each association. This page prints no other story count for any building. A resale packet should state the association's position in writing, and a buyer should read that statement.

What to ask each condominium association

Ask whether the association has a milestone summary, a structural integrity reserve study or a written statement about them; who prepared any study and when; what it recommends funding; and whether a special assessment or loan is planned. Put the questions to The Abbey, Canterbury Village and Trafalgar Square separately, because each answers for its own buildings, and an agent on the team can help organize the requests.

Reserves as the associations report them

None of the three condominium associations publishes a reserve schedule, a study or a funding figure (checked November 3, 2026). Where a study is required, Florida requires reserves for its items to follow the study. Read the adopted budget's reserve line beside the study's recommendations, and treat a missing document as a question to settle before the review period ends.

What does Florida law require when you buy in Berkshire Village, Naples?

Florida law treats a resale in Berkshire Village, Naples, two ways. The three condominiums follow Chapter 718, with a seven-day cancel right unless the required documents arrived more than seven days before signing. The Monarch Circle homes follow Chapter 720 as this page reads it, with a three-day right tied to the disclosure summary. Both chapters set estoppel rules.

Chapter 718 for the three condominiums

Chapter 718 governs the condominium associations of The Abbey, Canterbury Village and Trafalgar Square. Under s. 718.503, a condominium seller who is not the developer must give the buyer the declaration, articles, bylaws and rules, the annual financial statement and budget, the association's frequently asked questions document and the state governance form, along with the structural study documents or statement when applicable. Section 718.111 also directs a condominium association of 25 or more units to post listed records on a website or app behind an owner-only area. All three condominiums exceed 25 units, and we found no public site; an owner-only area would not appear in a public search, so that is not a finding about compliance.

Chapter 720 for the Monarch Circle homes

Chapter 720 governs homeowners associations, and the Berkshire Village Homeowners Association for the single-family homes is one. Under s. 720.401, the seller of a Monarch Circle home must give the buyer the disclosure summary before the contract is signed. A new Monarch Circle owner can be jointly and severally liable with the prior owner for unpaid assessments under s. 720.3085(2)(b), which is why the estoppel certificate matters.

The villas and their documents

Because the villas are platted lots with a homeowners association filing, this page treats them under Chapter 720, an inference a buyer should confirm in the villas association's documents. The county roll codes the villas with a condominium use, but the roll's legal text reads as platted lots. Ask the villas association for its recorded declaration, and ask whether a villa owner also pays the Berkshire Village Homeowners Association, which no document seen settles.

Resale cancel windows

On a resale at The Abbey, Canterbury Village or Trafalgar Square, unless the required association documents reached the buyer more than 7 days before signing, s. 718.503 lets the buyer cancel within 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving them, and the right ends at closing. For contracts signed after December 31, 2024, a second 7-day clause covers the milestone summary and structural study documents, or the statement about them. That second right also ends at closing.

On a resale of a Monarch Circle villa or single-family home, if the disclosure summary is not delivered before the buyer signs, s. 720.401 gives the buyer 3 days after receiving it, or until closing if that comes sooner, to cancel the contract. The right cannot be waived and ends at closing.

Estoppel law by chapter

Both chapters give the association 10 business days to issue the certificate and bar a fee when it is late. The ceiling is the same $299 base under each chapter as the state adjusts it, and the delivery and delinquency add-ons are in the table above. The next adjustment is due by July 1, 2027.

Official records and association documents

Ask each association in writing for the documents named above and keep the replies with the contract. Ask the Monarch Circle associations in writing as well, since neither posts anything online. If a document is missing or unclear, contact the team before the review period ends, and search Naples listings only after the documents are in hand.

How do Berkshire Village prices compare with nearby Berkshire Lakes villages?

Berkshire Village in Naples sits among six villages of Berkshire Lakes, and the county peer table below sets the Berkshire Village condominiums beside each of them for the 12 months to August 31, 2026. Every row is a condominium group measured against other condominium groups, with its own sale count, home count and build years.

County peer table

Each row counts qualified Collier County deeds from September 1, 2025 to August 31, 2026, and each median comes from that group's own recorded sales.

Community (County; Berkshire Lakes villages are separate communities) Homes Year built T12 sales T12 median
County Berkshire Village condominiums (subject) 404 1987 to 1990 20 $224,500
County The Coach Homes of Berkshire Lakes 96 1989 to 1993 4 $275,000
County The Colonies at Berkshire Lakes 78 1990 to 1991 3 $305,000
County Melrose Gardens 74 1996 to 1998 7 $390,000
County Newcastle 278 1990 to 1991 9 $250,000
County New Waterford 168 1992 to 1993 13 $305,000
County Windsor Place at Berkshire Lakes 116 1994 to 1996 6 $312,500

How to read the peer table

The Berkshire Village row covers the three condominiums only, while each peer median blends every unit size in that village, so the rows are never quite the same kind of figure. The six groups passed a fixed test on the county roll: close to Berkshire Village on the map, a median year built in a similar range, a median price in a similar range and at least three sales in the window.

Most rows rest on three to thirteen sales, and with so few deeds one sale at either end can move a median a long way. Read the table as a map of price ranges, not as a ranking.

Newcastle

Newcastle is the largest of the six, with 278 homes on the roll, so it is the row most buyers will want to read against the Berkshire Village condominiums. Newcastle, a separate Berkshire Lakes condominium village with its own association, recorded 9 county sales at a $250,000 median in the same 12 months, a figure that blends its own unit sizes.

Separate associations

Berkshire Village is not one of the Berkshire Lakes villages in the peer table, each of which has its own association. The Berkshire Village associations are described in the governance section of this page, and none of them publishes a budget or a fee, so no fee comparison between the two groups is possible.

What the comparison leaves out

A county median says nothing about association fees, rules, the tax bill, the flood determination or the condition of one particular home. Figures from the October 29, 2026 export stay out of the table because that record set has its own window and never blends with county deeds.

Which names get confused with Berkshire Village in Naples?

Several names near Berkshire Village in Naples sound alike, and mixing them up can send a buyer to the wrong community's documents, fees or flood map. This section separates Berkshire Village from the neighboring communities and the shopping center that share part of its name, using the county record as the guide.

Berkshire Lakes is a different community

The larger community in ZIP 34104 is a separate neighbor, and Berkshire Village is not in the Berkshire Lakes Master Association. The county files the Monarch Circle plat under a name that echoes the neighbor and places it in the same planned unit development, so the names overlap on paper while the associations stay apart.

Abbey on the Lake and other Abbeys

The Abbey at Berkshire Village is not Abbey on the Lake, a separate condominium in ZIP 34110. The Abbey at Berkshire Village has 172 units on Commonwealth Circle in ZIP 34116, so match any listing to its street and ZIP code before reading its documents.

Countryside

Countryside is a separate golf community inside the same planned unit development, with condominium sections of its own recorded in 1987 and 1988. Nothing about its prices, fees or rules appears on this page, and its association answers separately from every Berkshire Village association.

Berkshire Commons is a shopping center

Berkshire Commons is a shopping center, not a residential community. The same route table measures it at 1.4 route miles from a street point on Monarch Circle, and the county files its parcels under their own legal descriptions, outside the 509 Berkshire Village parcels counted here.

Names this page does not use

This page follows the names the county records: The Abbey at Berkshire Village, Canterbury Village, Trafalgar Square and Monarch Circle. Listing agents sometimes enter a different spelling or label, and this page does not repeat any label it could not match to a county record, so confirm the street and the county number before you trust a listing's community name.

How do you buy a condo or home in Berkshire Village, Naples, step by step?

Buying in Berkshire Village, Naples follows six steps, and the order matters because the documents you request in the second and fourth steps decide what you can still negotiate. Each step below names the record, the party that issues it and the section of this page that holds the matching figures.

Choose the part and home type

Start with one of the five parts: The Abbey at Berkshire Village, Canterbury Village, Trafalgar Square, the Monarch Circle villas or the Monarch Circle single-family homes. The part decides which association you will answer to, which Florida chapter governs your resale rights and which document set you will read. Condominium units, villas and single-family homes also sell in different price ranges, which is why this page prices them separately. Settle the part first and the budget second.

Request the association documents

Ask the listing agent or the closing agent for the declaration, bylaws, rules, current budget and latest financial statement of the association that serves your target. None of these is published online (not published, checked November 3, 2026), so the request goes through the seller to the association or its manager. Make the request in writing and keep the date, because some cancel windows run from the day you receive the documents.

Check the rules before an offer

Ask for the leasing, pet and vehicle rules before you make an offer, not after the review period starts, and ask whether the association must approve a buyer. Application and transfer fees are also not published (checked November 3, 2026), so ask for the amount and who collects it. If a rule matters to how you plan to use the home, get the written text rather than a verbal answer.

Order the estoppel certificate

The seller's association issues the estoppel certificate, which shows what the unit or lot owes at the time. For the three condominiums s. 718.116 governs it, and for the two homeowners associations s. 720.30851 does. The association has 10 business days to answer. The state's maximums read on November 3, 2026 are $299, plus as much as $119 for delivery within 3 business days and as much as $179 when the account is delinquent. Request it right after the contract is signed.

Check the flood zone and insurance for the building

Ask the lender for the flood determination on the exact building before you rely on any general answer. FEMA's effective map placed the four addresses checked in October 2026 in Zone AH, and Letters of Map Amendment mean the answer can differ from one building to the next. Then ask an insurance agent about wind and flood cover for buildings from 1987 to 1990, since construction differs by part.

Review the cancel window that applies

Two Florida cancel windows can apply, and each carries a condition. On a condominium resale, if the required association documents were not received more than 7 days before you sign, s. 718.503 gives you 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving them to cancel. On a Monarch Circle home, if the disclosure summary is not delivered before you sign, s. 720.401 gives you 3 days after receiving it, or until closing if that comes sooner. Ask your closing agent which chapter governs the villas.

Frequently Asked Questions about condos and homes for sale in Berkshire Village, Naples

Berkshire Village buyers in Naples ask most often about prices, fees, rules, the names and the Florida protections on a resale. The 30 answers below are short and dated, and each one points back to the section of this page that holds the full figures and the source behind them.

What is Berkshire Village in Naples?

Berkshire Village is a cluster of 501 homes around a lake in ZIP 34116, in unincorporated Collier County off Santa Barbara Boulevard. It holds three condominiums, The Abbey at Berkshire Village, Canterbury Village and Trafalgar Square, plus the Monarch Circle plat of villas and single-family homes. Five associations serve the parts.

Is Berkshire Village part of Berkshire Lakes?

No. Berkshire Village has five associations of its own and ZIP code 34116, while the larger community to the south is in ZIP 34104. The county files the Monarch Circle plat under a name containing Berkshire Lakes, which causes the confusion, so check the association before relying on any shared rule.

How many homes are in Berkshire Village in Naples?

The 2026 county roll lists 509 Berkshire Village parcels, of which 501 are homes: 404 condominium units, 46 villas and 51 single-family homes. The units split into 172 at The Abbey, 160 at Canterbury Village and 72 at Trafalgar Square. The other 8 parcels are common land on the plat.

What did Berkshire Village condos sell for in the 12 months to August 31, 2026?

In the 12 months to August 31, 2026, Collier County recorded 20 qualified Berkshire Village condominium sales at a $224,500 median. That figure covers the three condominiums together and leaves out villas and single-family homes, which the sales tables list separately, so it is not a price for any one unit.

What did condos at The Abbey and Canterbury Village sell for?

In the 12 months to August 31, 2026, the county recorded 9 sales at The Abbey at a $215,000 median and 9 at Canterbury Village at a $240,000 median. Trafalgar Square recorded 2 sales, and its two prices appear only in the county sales table.

What do Monarch Circle villas and single-family homes sell for?

Over 60 months, September 2021 to August 2026, the county recorded 11 villa sales at a $350,000 median and 10 single-family sales at a $562,500 median on Monarch Circle. The twelve-month samples hold only 3 sales for each type, so those prices stay in the county sales tables.

How many Berkshire Village listings were active in the October 29, 2026 MLS export?

The October 29, 2026 export held 9 active Berkshire Village listings: 7 condos and 2 villas, with no single-family home listed. It also showed 2 pending condos. Treat the export as a dated snapshot and use the live search for today's inventory.

What are the association fees in Berkshire Village?

No Berkshire Village association publishes a fee, budget or rule online, so association fees are not published (checked November 3, 2026). The estoppel certificate and the adopted budget give the real figure, and a buyer requests both through the seller. The one dated table of listing entries is in the fees section.

Does Berkshire Village have one association over all five parts?

No. Five separate associations serve Berkshire Village: a condominium association for each of the three condominiums, a homeowners association for the 46 villas and another for the 51 single-family homes. A buyer answers only to the one serving the chosen home, each with its own rules.

How is entry to Berkshire Village controlled?

The MLS listing records for all four parts describe the community's access as open, which is a listing agent's field rather than an association statement. No association publishes an access rule, so ask the association how entry works at the exact building or street.

Can you rent out a condo or home in Berkshire Village?

No Berkshire Village association publishes a lease minimum, so any leasing limit is not published (checked November 3, 2026). Ask for the declaration and rules, and ask whether leasing needs approval, before the review period on your contract ends. An MLS lease field is a listing entry, not a rule.

Are pets allowed in Berkshire Village?

Pet rules are not published (checked November 3, 2026) for any of the five Berkshire Village associations. Ask for the written rules before you make an offer, since a limit on the number, size or kind of pet sits in each association's own documents.

Which condominiums make up Berkshire Village?

Three condominiums sit in Berkshire Village. The Abbey at Berkshire Village has 172 units in 17 buildings built from 1987 to 1990. Canterbury Village has 160 units in 20 buildings built in 1988 and 1990. Trafalgar Square has 72 units in 18 four-unit buildings, all built in 1987.

What are the Monarch Circle villas?

The Monarch Circle villas are 46 platted lots under the Berkshire Village Villas Homeowners Association, and the county roll codes them with a condominium use although they are not condominium units. They were built from 1987 to 1990, with county heated sizes of 1,530 to 1,850 square feet.

When were the Berkshire Village homes built?

The county roll dates Berkshire Village homes from 1987 to 2025, with a median year built of 1988. Every condominium building was built from 1987 to 1990, and the single-family homes date from 1987 and 1988, except one home with a county year built of 2025.

How big are Berkshire Village condos?

County heated size is 1,245 square feet in every Abbey unit, 1,200 or 1,350 at Canterbury Village and 1,030 or 1,181 at Trafalgar Square. The villas run 1,530 to 1,850 and the single-family homes 1,314 to 2,496 by the same county measure.

What amenities does Berkshire Village have?

The county record shows a 7.37-acre lake and the Monarch Circle road parcel held by the Berkshire Village Homeowners Association, plus a villas association parcel with a pool and a court. Pools are also visible at the condominiums on the 2023 aerial. Ask who may use each amenity before an offer.

Who built Berkshire Village?

No recorded document seen names a builder for any part of Berkshire Village, and the county records the Monarch Circle homes on a plat dated 1986 to 1987. Listing data describes The Abbey and Canterbury Village as block and stucco and Trafalgar Square and the villas as wood frame with vinyl siding.

What ZIP code is Berkshire Village in?

Berkshire Village is in ZIP 34116, in unincorporated Collier County off Santa Barbara Boulevard, and the 2026 county roll places all 509 parcels there. The larger neighboring community is in ZIP 34104, so search by community and condominium names, not by ZIP code alone.

What are property taxes in Berkshire Village?

Every Berkshire Village home sits in millage area 173 at 10.3696 mills for 2026, with no community development district. The 2026 roll's median total tax is $1,815.05 for a condominium, $2,279.49 for a villa and $3,242.39 for a single-family home.

Is there a CDD in Berkshire Village?

The 2026 taxing authorities for Berkshire Village include no community development district. The 2026 roll shows non-ad valorem charges of $0.00 at The Abbey and Canterbury Village and a $269.77 non-ad valorem total at Trafalgar Square, the villas and the single-family homes; the roll does not name the line.

Is Berkshire Village in a flood zone?

The county's FEMA map layer put four addresses checked on October 21, 2026, one in each part of Berkshire Village, in Zone AH, a shallow-flooding hazard area on the map effective February 8, 2024. Letters of Map Amendment can change a building's status, so the lender's determination for the exact address decides.

What evacuation zone is Berkshire Village in?

Collier County's evacuation layer, checked on October 21, 2026, placed the Berkshire Village addresses tested in evacuation Zone E. Zones can differ by address and the county can revise them, so confirm the exact address with the county before a storm rather than relying on this page.

Does a milestone inspection apply to Berkshire Village condos?

No Berkshire Village building is on Collier County's milestone inspection list as of January 2026. Florida's milestone law, s. 553.899, and its structural integrity reserve study law, s. 718.112(2)(g), reach condominium buildings of three habitable stories or more, so confirm each building's status with its association.

What is the cancel window on a Berkshire Village condo resale?

On a condominium resale at The Abbey, Canterbury Village or Trafalgar Square, if the required association documents were not received more than 7 days before you sign, s. 718.503 gives you 7 days, excluding Saturdays, Sundays and legal holidays, after signing and receiving them to cancel the contract. The right ends at closing.

What is the cancel window on a Monarch Circle villa or home resale?

On a resale of a Monarch Circle villa or single-family home, if the disclosure summary is not delivered before you sign, s. 720.401 gives you 3 days after receiving it, or until closing if that comes sooner, to cancel the contract. For the villas, confirm in the association's documents that this chapter governs.

What is an estoppel certificate in Berkshire Village?

The seller's association issues an estoppel certificate stating what the unit or lot owes at closing: s. 718.116 governs it for the three condominiums and s. 720.30851 for the two homeowners associations. The association has 10 business days; maximums read November 3, 2026 are $299, plus $119 for delivery within 3 business days and as much as $179 if delinquent.

Which public schools serve Berkshire Village?

A Collier County Public Schools lookup for 2026-27 assigns Berkshire Village addresses to Calusa Park Elementary, East Naples Middle and Lely High, which the state graded A, A and B for 2025-26. Assignment follows the address, so look up the exact unit or lot with the district.

How far is Berkshire Village from the beach?

From a street point on Monarch Circle, the same route table measures 7.1 route miles to Lowdermilk Park beach and about 12 route miles to Vanderbilt Beach. These are free-flow road distances, not travel times, and the figure for your own trip depends on the day and the route.

Domain Realty Group has been the number one team in Southwest Florida since 2012, and our Naples office on Galleria Court serves buyers and sellers across Naples, from East Naples to the city, North Naples and Vanderbilt Beach.
