Sapphire Lakes Condos for Sale in Naples, FL
Sapphire Lakes in Naples is a gated community of 15 condominiums with 590 units under one master association, entered at 8001 Radio Road just east of Santa Barbara Boulevard in unincorporated Collier County, ZIP 34104. It is not Sapphire Cove, a separate single-family community in ZIP 34114, or Jasper Flats in ZIP 34112, and a gem-named condominium elsewhere in Collier County counts here only when its county name ends with At Sapphire Lakes.

Key takeaways for condo buyers in Sapphire Lakes, Naples
Sapphire Lakes has two layers of association: the Sapphire Lakes Master Association runs the gate, the four pools, the courts, the lakes and the streets, while each of the 15 condominium associations handles its own buildings, building insurance, sales and leases (owner packets, read November 3, 2026).
In the 12 months to August 31, 2026, Collier County recorded 25 qualified sales in Sapphire Lakes at a $276,000 median, from $200,000 to $430,000, across 15 condominiums with different recorded sizes. Together the 15 condominiums hold 590 units, and every figure on this page carries its record set and its window.
What the county recorded
Collier County deeds are the headline set here. Each of the 25 qualified deeds in the latest 12 months is listed on its own row in the sales section, with its month, its price, its condominium and the year the roll gives for its building.
What the MLS export showed
The MLS is the second set, kept apart from the deeds. In the October 29, 2026 export, 22 Sapphire Lakes condos closed in the year before that date, 9 were listed as active and 2 were pending. Those counts are supporting data, never merged with the deeds.
Fifteen condominiums inside one gate
One gate and one master association hold 15 separate condominiums, each with its own county condominium number, its own declaration and its own association. They range from 24 units in Amethyst Club to 48 in Emerald. The condominium decides a unit's rules and its building insurance.
Not Sapphire Cove, not Jasper Flats
Neither of those two communities shares a gate, a master association or a county condominium number with Sapphire Lakes, so their deeds and listings stay out of every count on this page. The section on confused names, further down, covers the gem-named condominiums elsewhere in Collier County that sit outside this set.
Two layers of association
A buyer here deals with two associations at once. The master association keeps the shared grounds, and the unit's own condominium association keeps the buildings and reviews the sale or lease. The master association's records show that fees reach owners quarterly through the unit's condominium, so ask that condominium whether its estoppel certificate also covers the master's share.
Master budget figures are published, condominium fees are not
The master association posts its budget papers. Its proposed 2027 master budget is $1,919,086, from the budget workshop of October 21, 2026, with approval set for November 18, 2026. Separately, the master association's 2025 per-unit figures, budget workshop of October 23, 2024, put the yearly total for condos at $3,063.43. Current fees for each of the 15 condominiums are not published (checked November 3, 2026), so the estoppel certificate for the unit is the figure to use.
Sizes differ by condominium
County recorded size changes from one condominium to the next. Tourmaline's units carry a single county recorded size on the roll, while Jasper, Hematite and Malachite each carry several, so a community median always blends floor plans of different sizes. The sizes section lists every condominium's county recorded sizes in one table.
Taxes in one line
Every Sapphire Lakes unit sits in one millage area, area 301, at 10.5558 mills for 2026, and the median 2026 total tax on the county roll is $2,311.72. Some units also carry a $269.77 non-ad valorem amount on the 2026 roll. No community development district is among the taxing authorities, and the tax section explains each line.
Flood is read building by building
Flood zone in Sapphire Lakes is read one building at a time, not for the community as a whole. The flood section gives the two addresses sampled on the FEMA map with the date each was checked, and the lender's flood determination for the exact building is the one that decides insurance.
What this page leaves out
A unit's floor level, each building's story count, each condominium's declaration text and its structural reserve status are not published (checked November 3, 2026) on any public page read for this guide. The condominium's own documents carry those answers.
What condos are for sale in Sapphire Lakes, Naples right now?
Sapphire Lakes, Naples listings load live in the five searches below. Every search uses the single MLS label Sapphire Lakes with a map box drawn around the three plats, so a unit filed in another gem-named community cannot slip in, and any count printed nearby carries the date of the export it came from.
Search every listing in Sapphire Lakes
This search returns every unit listed under the Sapphire Lakes label, across all 15 condominiums. No wildcard is used, so a listing has to carry the label and sit inside the box to appear. For a wider look at the market, browse all properties.
Sapphire Lakes condominium listings
This search keeps to units the MLS classes as condominiums, which covers every unit inside the gate. To look at other East Naples communities next to it, start from Naples communities.
Listings in Sapphire Lakes by price
The two price searches divide at $289,000, so each listing shows in exactly one of them.
New listings in Sapphire Lakes
This search shows only units that reached the market in the last 30 days. To hear about a new unit in one condominium first, contact us to save a search and get new listings by email, or ask our agents to watch that condominium for you.
What the October 29, 2026 export held
The same export held 9 active Sapphire Lakes listings and 2 pending. Those counts come from the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, and the live searches above replace them as soon as the page loads. Opal held 3 of the active listings and Diamond held 2.
Listings filed under a different development name
The MLS sub condominium name is whatever the listing agent typed, so it can differ from the county record. One Jade Club row in the export carries Opal as its sub condominium name, and one Amber row carries only Sapphire Lakes. This page assigns each row to a condominium by its building street number on the county roll, and rows for similarly named communities in other ZIP codes join none of the 15.
What is Sapphire Lakes in Naples, FL, and where is it?
Sapphire Lakes in Naples, FL, is a gated condominium community in East Naples, set on Radio Road just east of Santa Barbara Boulevard. The parts below place it on the county roll, describe the aerial at the top of this page, and name the entrance, the ZIP code and the separate neighbors around it.
Where Sapphire Lakes sits in East Naples
The community fills three recorded plats, Sapphire Lakes Unit 1, Unit 2 and Unit 3B, with its condominium buildings set around four lakes. It is part of East Naples, and the section on what is nearby lists groceries, parks and hospitals by route miles. For the wider market, see the Naples guide.
Unincorporated Collier County
Sapphire Lakes sits outside any city limit, so Collier County serves as the local government. None of the taxing lines on the 2026 roll for millage area 301 belongs to a city, so county rules and county services apply inside the gate.
What the aerial shows
The aerial at the top of this page shows the condominium buildings set around several lakes across the middle of the frame, a highway along the top edge and a road along the bottom. The frame is wider than the community, so the homes at its left and right edges belong to neighboring communities. It is a public USDA NAIP aerial via USGS The National Map, its capture date is not confirmed, and it is not a source for amenities.
The entrance at 8001 Radio Road
The gated entrance on Radio Road is the address the master association uses, and the gatehouse there holds its on-site office. Bar codes, swipe cards and the gate rules belong to the amenities section. Under the master association's Gate Access Policy, listing agents may request a code for showings.
One ZIP code, 34104
All 600 parcels in the county set carry ZIP 34104, and every one of the 33 MLS rows that join the set does too. A ZIP code is a postal label only: it does not say which condominium a unit is in, which association approves a sale or which flood zone applies to a building.
Neighbors that are separate communities
The 2026 roll places Sapphire Lakes in unincorporated Collier County, ZIP 34104, with its entrance at 8001 Radio Road, and its neighbors Heron Lakes and Sherwood Park are separate communities whose sales are not counted here.
What have condos in Sapphire Lakes, Naples sold for?
Sapphire Lakes condos in Naples sold on Collier County deeds across the condominiums, so this section prints one community median for each window, names the window every time and keeps each condominium's sales in tables with the count of sales beside every figure.
Fifteen condominiums, one community median
The community median mixes the condominiums built in phases from 1991 to 2002, with different county recorded sizes and different numbers of units. The tables below break every window down by condominium.
The 12 months to August 31, 2026
In the 12 months to August 31, 2026, Collier County recorded 25 qualified sales in Sapphire Lakes at a $276,000 median, from $200,000 to $430,000, across 15 condominiums with different recorded sizes. The window runs September 1, 2025 to August 31, 2026, and it closes at the end of August because the latest qualified deed in the county bundle is dated August 28, 2026.
The prior 12 months and the 60-month window
In the prior 12 months, September 1, 2024 to August 31, 2025, the county recorded 24 qualified Sapphire Lakes sales at a $310,000 median, from $237,000 to $423,000, and the two windows sit side by side on this page. Over 60 months, September 2021 to August 2026, the county recorded 124 qualified Sapphire Lakes sales at a $325,000 median, a window that spans several market years.
Why no condominium median prints in prose
This page prints a median in a sentence only where a window holds 6 or more sales. No single condominium reaches 6 in either 12-month window: Diamond has the most, with 5 deeds in the latest 12 months. Groups of 3 to 5 sales show a median in the tables, and 1 or 2 sales are listed by price.
County sales by calendar year
Each cell below gives the count of qualified county sales for that condominium and year, then its median and range or the individual prices. The 2021 row covers September to December only, and the 2026 row ends on August 31.

What does the MLS show about condos in Sapphire Lakes, Naples?
Sapphire Lakes condos in Naples also show up in the MLS, a second record built from what listing agents enter. We tracked the October 29, 2026 export for every Sapphire Lakes row it held, matched each one to a unit on the county roll by building street number, and kept the 33 rows that joined as supporting data.
Two record sets that never merge
This page uses two record sets, Collier County deeds to August 31, 2026 and the Southwest Florida MLS export of October 29, 2026, with different windows, and the two are never added together. MLS closings in the October 29, 2026 export

The export has no column for floor level, garage, parking, pets, minimum lease or leases a year, so those facts are missing from the MLS, not zero. Those facts come from the condominium's own documents.
How is Sapphire Lakes in Naples divided into 15 condominiums?
Sapphire Lakes in Naples is divided into 15 condominiums, each with its own county condominium number, its own set of units and its own association, all under one master association. The parts below give the county set, the 15 numbers on the roll, the common tracts and how this page shortens each county name.
The county set
The county set is 600 parcels: 590 condominium units in 15 county condominium numbers and 10 common-tract parcels on the plats Sapphire Lakes Unit 1, Unit 2 and Unit 3B, none of them a home.
Fifteen condominium numbers on the roll
The table lists each condominium by its short name, its county condominium number, its units and its street numbers on the 2026 roll, a count of distinct building street addresses rather than a building plan.
| Condominium (County) | County condominium number | Units | Street numbers on the 2026 roll |
|---|---|---|---|
| Amber | 163300 | 44 | 4 |
| Amethyst Club | 164500 | 24 | 2 |
| Diamond | 265000 | 40 | 4 |
| Emerald | 277600 | 48 | 5 |
| Garnet Club | 310600 | 38 | 4 |
| Hematite | 400600 | 32 | 14 |
| Jade Club | 428800 | 38 | 4 |
| Jasper | 430650 | 36 | 9 |
| Malachite | 475930 | 38 | 19 |
| Opal | 528100 | 40 | 4 |
| Quartz | 582390 | 36 | 9 |
| Spinel | 639400 | 44 | 4 |
| Topaz | 664900 | 44 | 4 |
| Tourmaline | 665200 | 44 | 11 |
| Turquoise | 673000 | 44 | 4 |
Emerald's association files show four main buildings and detached garage buildings, while the roll gives it five street numbers, so the roll count is a count of addresses, not of structures.
Common tracts on three plats
The 10 common-tract parcels sit on the three recorded plats, Sapphire Lakes Unit 1, Unit 2 and Unit 3B, and none of them holds a home. The common elements of each condominium are not separate parcels on the roll, and each declaration says what they include.
Short names and county names
The county describes each condominium by its gem name followed by the words At Sapphire Lakes, so Amber is recorded as Amber At Sapphire Lakes. This page uses the short gem names in every table and keeps the word Club wherever the county roll uses it, as in Amethyst Club, Garnet Club and Jade Club.
What sizes and bedrooms do Sapphire Lakes condos in Naples have?
Sapphire Lakes condos in Naples sit in a narrow band of county recorded sizes, and every MLS row that joins the county set shows two bedrooms, three bedrooms or two bedrooms plus a den, each with two full baths. The size follows the condominium, so the table below lists all 15 by recorded size and unit count.
County recorded sizes
County recorded sizes in Sapphire Lakes run from 1,145 to 1,784 square feet, median 1,406 square feet, and differ by condominium.
The county recorded size is the appraiser's base area on each unit's residence row of the 2026 roll. Amber, Amethyst Club, Diamond, Emerald, Opal, Spinel, Topaz and Turquoise record only 1,200 and 1,406 square feet. Tourmaline records one size, 1,489 square feet, on all 44 units.
County recorded sizes by condominium
Each row gives units, street numbers on the 2026 roll and every recorded size with its unit count.
| Condominium (County) | Units | Street numbers on the 2026 roll | Recorded sizes, square feet (units) |
|---|---|---|---|
| County Amber | 44 | 4 | 1,200 x28, 1,406 x16 |

Bedrooms on the MLS rows
The 33 MLS rows that join the county set show 2 bedrooms on 15, 3 bedrooms on 15 and 2 bedrooms plus a den on 3, each with 2 full baths.
Bedroom counts here come only from the MLS rows in the October 29, 2026 export, so a buyer confirms the layout at the showing. Current listings are in the Domain Realty Group property search.
Coach homes, villas and condominium buildings
The master association describes the 590 units as condominium buildings, coach homes and attached villas without matching them to condominiums, and Jasper's owner packet calls its homes coach homes, so this page lists each condominium by units and roll street numbers.
The master rules of January 2023 mention two-unit and four-unit buildings, attached and detached garages and carports without saying which condominium has which. A unit's carport, garage or driveway is set by its own condominium documents.
Why the MLS living area is a different measure
Listing agents type an approximate living area into each MLS row, and it can differ from the county recorded size for the unit. This page names which measure it uses every time and never divides a price by either one.

The county records 1,200 square feet on 8 units and 1,406 on 16. Newell Property Management is the manager named in its January 2026 owner packet. Garnet Club: 38 condos, built 1994 to 1996
Garnet Club has 38 units on 4 street numbers on the 2026 roll, all on Gabriel Circle, with roll years from 1994 to 1996. The county records 1,200 square feet on 12 units, 1,406 on 24 and 1,756 on 2. Its May 2024 owner packet names Cambridge Management, the only condominium here that names that company. Garnet Club's sales and lease application is an image scan, so its lease terms are not published (checked November 3, 2026).
Hematite: 32 condos, built 1996 to 1999
Hematite has 32 units on 14 street numbers on the 2026 roll, with roll years from 1996 to 1999. The county records 1,350 square feet on 4 units, 1,559 on 2, 1,639 on 2 and 1,756 on 24. The Jade sales and lease form, revised January 2019, sets a minimum of 30 days or one calendar month and three leases per calendar year.
Jasper: 36 condos, built 1999 to 2001
Jasper has 36 units on 9 street numbers on the 2026 roll, on Luisa Court and Luisa Lane, with roll years from 1999 to 2001. Malachite: 38 condos, built 2000 to 2002
Malachite has 38 units over 19 street numbers on the 2026 roll, the most of any condominium, on West Naomi Drive and Joseph Court, with roll years from 2000 to 2002. Opal's May 2024 owner packet names the master association's manager as well. Opal's lease application, as read, states no minimum term and says renters may not keep pets, so the unit's own condominium documents set the term.
Quartz: 36 condos, built 2000 to 2002
Quartz has 36 units on 9 street numbers on the 2026 roll, all on Luisa Lane, with roll years from 2000 to 2002. The county records 1,484 square feet on 32 units and 1,639 on 4. Quartz's January 2025 owner packet names the master association's manager too. Its posted application is an image scan; the May 2010 text of that form sets a 30-day minimum, and an up-to-date form from the association settles the rest.
Spinel: 44 condos, built 1992 to 1993
Spinel has 44 units on 4 street numbers on the 2026 roll, all on Gabriel Circle, with roll years of 1992 and 1993. The county records 1,200 square feet on 16 units and 1,406 on 28. Spinel's May 2024 owner packet names the master association's manager. Spinel's sales or lease application sets a 30-day minimum and three leases a year, and renters may not keep pets.
Topaz: 44 condos, built 1991
Topaz has 44 units on 4 street numbers on the 2026 roll, all on Belina Drive, and shares the 1991 roll year with Amber. Its county recorded sizes split the same way as Amber's, 1,200 square feet on 28 units and 1,406 on 16. The May 2024 Topaz owner packet also names the master association's manager. The Topaz sales and leasing application of 2023 sets a 30-day minimum and three leases a year, and renters may not keep pets.
Tourmaline: 44 condos, built 2002
Tourmaline has 44 units on 11 street numbers on the 2026 roll, every one with the 2002 roll year, the last year built in Sapphire Lakes. It is the only condominium with a single county recorded size, 1,489 square feet. Its December 2025 owner packet names the master association's manager. Its sales or lease application is an image scan, so its lease terms are not published (checked November 3, 2026).
Turquoise: 44 condos, built 1993 to 1994
Turquoise has 44 units on 4 street numbers on the 2026 roll, all on Gabriel Circle, with roll years of 1993 and 1994. As at Spinel, the county records 1,200 square feet on 16 units and 1,406 on 28. Its August 2024 owner packet names the master association's manager. Its sale and lease application, revised October 2021, sets a one-month minimum, a six-month maximum and three leases a year.
County sales by condominium
In the 12 months to August 31, 2026, the county recorded 25 qualified sales across the 15 condominiums at a $276,000 median.
The table shows three windows: the 12 months to August 31, 2026, the prior 12 months, September 2024 to August 2025, and 60 months, September 2021 to August 2026. No condominium reaches six sales in either 12-month window, so listed shows individual deed prices and none means no qualified sale. The windows sit side by side and are never read against each other.

How old are the buildings in Sapphire Lakes, Naples, and what should a buyer check?
The Sapphire Lakes buildings in Naples went up in phases between 1991 and 2002 on the county roll, so a buyer checks each condominium's own roof, wind mitigation, milestone and reserve documents instead of looking for one community answer. Eight condominiums post re-roof documents and thirteen post wind mitigation forms on the master association's site.
Built in phases from 1991 to 2002
The county roll dates the Sapphire Lakes buildings from 1991 to 2002, median 1994, built in phases with no later infill, and no record read names the developer.
Amber and Topaz came first in 1991 and Tourmaline last in 2002. The association files place the earlier condominiums on Belina Drive and Gabriel Circle and the later ones on Luisa Court, Luisa Lane, West Naomi Drive and Joseph Court.
Before the statewide building code
Most Sapphire Lakes buildings date from before the statewide Florida Building Code took effect on March 1, 2002, so each condominium's wind mitigation forms and milestone and reserve reports are where a buyer reads its roof and openings.
The roll shows a 2002 year built on some Malachite, Quartz and Tourmaline buildings, and a roll year alone does not show which code a permit was issued under. The condominium association holds the reports for its own buildings.
Re-roof documents posted by the associations
Eight condominiums post a re-roof permit or certificate on the master association's site, dated from 2018 to 2024, and the year shown is the year on that document.
| Condominium | Re-roof permit or certificate year posted by the association |
|---|---|
| Amber | 2019 and 2022 |
| Amethyst Club | 2021 |
| Diamond | 2018 |
| Emerald | 2018 |
| Garnet Club | 2021 |
| Opal | 2018 |
| Quartz | 2021 |
| Spinel | 2024 |
Jade Club, Jasper, Malachite, Topaz and Turquoise post wind mitigation forms but no re-roof document, and Hematite and Tourmaline post neither.
Wind mitigation forms on the association site
Thirteen of the 15 condominiums post state wind mitigation inspection forms on the master association's site, with inspection years of Amber 2022, Amethyst Club 2026, Diamond 2019, Emerald 2025, Garnet Club 2021, Jade Club 2026, Jasper 2022, Malachite 2021, Opal 2018 and 2023, Quartz 2021, Spinel 2024, Topaz 2022 and Turquoise 2023. Hematite and Tourmaline post none. The form says it is valid for up to five years without material changes, so a buyer asks the association for its latest form for the unit's building before HO-6 quotes.
What a buyer reads before an offer
A Sapphire Lakes buyer reads the condominium's documents, not only the master association's:
- The owner packet and the current sale and lease application, with their dates.
- The re-roof document and wind mitigation form for the unit's building.
- The budget, reserve schedule and any milestone or structural reports.
- The condominium association's building insurance summary, to size the HO-6 policy.
- The estoppel certificate, the figure to rely on at closing.

What amenities are inside the gate at Sapphire Lakes in Naples?
Sapphire Lakes in Naples keeps its shared amenities inside one gate off Radio Road: pools with cabanas, tennis, pickleball and bocce courts, a picnic area and the lakes, all run by the master association rather than the 15 condominium associations. The gatehouse holds the master office, and the master rules of January 2023 govern every common area.
The master association lists four pools, two tennis courts, six pickleball courts, two bocce courts, a picnic area and four lakes, with the tennis and pickleball courts in one recreation area on Gabriel Circle.
Four pools and their cabanas
The master association maintains the four fenced pools and their cabanas. The master rules allow swimming from dawn to dusk, let no one reserve a pool, bar smoking and vaping at pools and pavilions, and keep pets other than service animals outside the pool fences. The master association lists yoga, a book club and wellness talks at the Pool 3 cabana, card games at three pools and water exercise classes at two.
Tennis, pickleball and bocce
The two tennis courts sit at the north end of the Gabriel Circle recreation area and the six dedicated pickleball courts at the south end, for tennis and pickleball only, dawn to dusk. The master board approved resurfacing of the courts in December 2023. The two bocce courts host a league the master association lists in four divisions, and horseshoes and shuffleboard are among its listed activities.
Lakes, fishing and the picnic area
Fishing is allowed in the lakes, while swimming, rafts and boating are not (master rules, January 2023).
Feeding wild animals, ducks and alligators included, is prohibited anywhere in the community. The picnic area holds the annual community picnic shown in the master association's galleries for 2024, 2025 and 2026. A boat wash area sits at the tennis courts, and boats, trailers and campers may be stored only inside a garage.
The gatehouse and master office
The gatehouse at 8001 Radio Road holds the master association's on-site office, open on weekdays, and a bar code or swipe card costs $25.00 by check under the Gate Access Policy of October 2022.
The office sells bar codes and swipe cards. A bar code goes on the vehicle with a Sapphire Lakes parking sticker, and swipe cards stay with the unit when it sells.
Bar codes, swipe cards and guests
Guests reach a unit through the phone entry system at the gate. Tenant gate items are issued only after the condominium approves the lease and its management company processes it. Listing agents with a signed Sapphire Lakes listing may request a code from the office, open houses are limited to Sundays with the property manager told by Thursday, and no For Sale or For Rent sign may go on any structure.
Grills, lanais and common-area rules
The master rules bar gas and charcoal grills on lanais, allow electric grills there, and keep gas or charcoal cooking at least 10 feet from any building. Pets stay on a leash of no more than six feet on common property. Overnight street parking is not allowed, and a vehicle parked overnight needs a Sapphire Lakes parking sticker.
What is not inside the gate
There is no golf course inside the Sapphire Lakes gate.
Golf groups the master association lists play off site, including at Hibiscus Golf Club in Naples, which has no row in the route table. The master association's public pages name no indoor community building or exercise room; its listed activities meet at the pool cabanas and the recreation area.

Who governs Sapphire Lakes in Naples: one master and 15 condominium associations?
Sapphire Lakes in Naples is governed in two layers. The Sapphire Lakes Master Association runs the shared grounds inside the gate, and each of the 15 condominium associations runs its own buildings, budget, insurance and approvals, so a buyer reads two sets of rules and receives documents from both levels before closing.
The master association
The master board seats the presidents of the 15 condominium associations, one each, according to the master's own minutes of 2023 to 2026. Its rules are an exhibit to the Amended and Restated Master Declaration of Covenants and Restrictions and cite Chapter 718, Florida Statutes, for enforcement. The master's office is in the gatehouse at 8001 Radio Road and is open on weekdays.
Fifteen condominium associations
Each condominium is its own association with its own declaration, bylaws, board and budget. By the county roll's names they are Amber, Amethyst Club, Diamond, Emerald, Garnet Club, Hematite, Jade Club, Jasper, Malachite, Opal, Quartz, Spinel, Topaz, Tourmaline and Turquoise, together holding 590 units. A purchase here is always a purchase into one of these 15 condominiums, and its documents decide most of what an owner may do.
Who manages each condominium
The Sapphire Lakes Master Association is managed by Resort Management from the gatehouse office, and the condominium packets name Resort Management for 11 condominiums, Newell Property Management for Amber, Amethyst Club and Hematite, and Cambridge Management for Garnet Club.
The 11 in the first group are Diamond, Emerald, Jade Club, Jasper, Malachite, Opal, Quartz, Spinel, Topaz, Tourmaline and Turquoise, each from its owner information packet, dated May 2024 to March 2026. Confirm the manager of record when you order the resale package.
What the master handles
The master owner packet gives the master the gate, the pools and cabanas, the lakes and fountains, the tennis and pickleball courts, most landscaping, irrigation and the streets. It also sets community-wide rules on pets, parking, signs and grills, and its costs reach owners through the condominium's quarterly billing.
What each condominium handles
Each condominium association handles all exterior building matters, including driveways, garages and carports, plus building maintenance and building insurance, and it approves every sale and lease inside it (owner packets, read November 3, 2026). Hurricane shutters fall under each association's own documents, and reserves for roofs, painting and paving sit in the condominium's budget.
Short names on the master site
The master association's menu shortens three names by dropping the word Club, while every table here keeps the county roll's full names. Use the county name on the roll and the menu name to find that association's packet, forms and wind mitigation files.
Can you rent out a condo in Sapphire Lakes, Naples, and what are the rules?
Sapphire Lakes in Naples allows leasing under each condominium's own rules, not one community rule. Every Sapphire Lakes condominium form read that states a minimum lease sets at least 30 days or one month, several cap leases at three a year, and the unit's own condominium documents decide the rest. Every lease needs association approval before gate items issue.
The 30-day minimum
The 30-day floor appears in the Topaz, Emerald, Malachite, Spinel, Jade Club, Diamond, Hematite and Quartz forms read, and Turquoise words it as one month. Opal's form states no minimum, and the Amber, Amethyst Club, Garnet Club and Tourmaline forms are scans not read, so for those a buyer reads the declaration.
Leases a year and longest terms
Eight condominiums limit a unit to three leases a year in the forms read: Topaz, Emerald, Malachite, Spinel, Jade Club, Diamond, Turquoise and Hematite. Emerald, Malachite and Diamond also set a longest lease of 12 months, and Turquoise sets a longest lease of 6 months. Ask how the association counts a renewal.
Approval and application fees
Every lease needs written approval from the condominium. The forms read charge $150 to process a lease application in Topaz, Emerald, Opal, Malachite, Spinel, Jade Club and Turquoise, and Hematite's rental form lists $100. Under the master's Gate Access Policy, renters need a signed, approved lease before gate items are issued.
Pets for owners and renters
The master rules, amended January 18, 2023, bar pets or animals over 30 pounds anywhere on Sapphire Lakes grounds.
The same rules require a six-foot handheld leash on common property and keep pets out of the four fenced pools, except service animals. Hematite adds its own limit of two household pets, with dogs not over 30 pounds, or cats or caged birds. Topaz, Emerald, Opal, Spinel and Hematite forms state that renters may not keep pets.
Vehicles, parking and storage
The master rules require an overnight parking sticker on every vehicle and bar overnight parking on streets or grass. Commercial vehicles may stay only while a delivery or job is under way. A boat trailer, camper or mobile home may be stored only inside a garage, and carport spaces are assigned by unit.
Fines and hearings
Master fines run as high as $100 a violation and $1,000 in aggregate, after a hearing before an owner Infractions Committee that excludes board members, with at least 14 days notice. The master rules state that no fine will become a lien against a unit. Each condominium enforces its own documents as well.
Leasing rules by condominium
Each condominium's leasing terms as its own form states them, read November 3, 2026.

A gap in a form is not a rule. Domain Realty Group agents can pull the declaration for a unit.
What does a buyer pay each year in Sapphire Lakes, Naples?
Sapphire Lakes in Naples bills owners quarterly through each condominium, and that bill carries both the condominium's own budget share and the master association's share. The master's budget figures appear in the minutes of its meetings, while the 15 condominiums publish no current per-unit fee, so the estoppel certificate is the number to rely on.
The proposed 2027 master budget
We tracked the master association's budget minutes of October 23, 2024 and October 21, 2026, and the special meeting minutes of May 8, 2023, so each master figure below carries the date of the meeting that produced it.
The master association's budget workshop minutes of October 21, 2026 show a proposed 2027 master budget of $1,919,086, with the approval meeting set for November 18, 2026.
That total is a proposal, not an adopted budget, as of November 3, 2026, and the master publishes no per-unit share of it.
The 2025 per-unit master figures
Its 2025 per-unit figures, from the budget workshop minutes of October 23, 2024, were $1,887.08 for maintenance without trash, $577.71 for cable and $432.05 for internet, a $2,896.04 yearly subtotal for coach homes and villas, and, with $166.59 for trash, a $3,063.43 yearly total for condos.
The workshop minutes word the split by home type and do not assign it to named condominiums. These are master line items for 2025, not a condominium fee or a current bill.
The 2023 master special assessment
The master board approved a $94,400 special assessment, $160 per unit, for irrigation repair and replacement on May 8, 2023, due with the July 2023 quarterly fee, and no newer master special assessment appeared in the minutes read on November 3, 2026.
Condominium-level special assessments are not published on the public pages read (checked November 3, 2026), so ask the unit's condominium in writing whether its board has adopted or discussed one.
Condominium fees are not published
None of the 15 condominium associations publishes a current per-unit fee on a public page (checked November 3, 2026), so the estoppel certificate for the unit is the figure to rely on.
Ask the condominium for its adopted budget, reserve schedule and latest year-end financial statement before you sign.
MLS fee fields by condominium
MLS fee fields appear only in the table below, as listing agents typed them in the October 29, 2026 export, and they are not association figures.
The source is the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. Each cell counts the entries per typed value; a zero-dollar entry is a blank field, not a fee of nothing, and no entry is ever added to another.
| Condominium (MLS) | MLS rows | Association fee entries as typed | Other fee entries as typed |
|---|---|---|---|
| MLS Amber | 3 | $0.00 x1, $1,797.00 Quarterly x1, $599.00 Monthly x1 | $150.00 x2, $0.00 x1 |

A listing field is one agent's entry on one date for one unit.
What the estoppel certificate shows
The estoppel certificate states, as of a set date, the regular assessment for the unit, how often it is billed, any special assessment adopted and any amount owed. Whether the master issues a certificate separate from the condominium's was not confirmed. Information not available at time of publishing (checked 2026-11-03). The closing statement uses the certificate's figures.
What does a buyer pay once at purchase in Sapphire Lakes, Naples?
Sapphire Lakes in Naples adds a short list of one-time costs at purchase: the estoppel certificate under Florida's capped schedule, the condominium's purchase application and approval charges, a gate bar code or swipe card from the master, and the usual Florida title, recording and closing costs set out on the closing statement.
Estoppel certificate caps
Under s. 718.116(8), the association issues an estoppel certificate within 10 business days, with base caps, CPI-adjusted every five years, of $250 when nothing is delinquent, $100 more if expedited and as much as $150 more when the account is delinquent.
A certificate delivered late carries no fee under the statute, and the purchase contract says which side pays for it.
Application and approval fees
Each condominium approves every sale, and the forms read set their own charges. Topaz, Spinel and Jade Club list a $150 processing charge plus a $75 Certificate of Approval of Sale. Emerald, Opal, Malachite and Turquoise list $150 for a purchase application, split between the manager and the association. Hematite's sales form lists $100. Allow 20 to 30 days for approval, as the condominium's own form states.
Bar code or swipe card at the gate
Each bar code or swipe card for the gate costs $25.00 by check under the master's Gate Access Policy of October 2022, and the gatehouse office sells them on weekdays.
Title, recording and closing costs
Title insurance, the title search, the settlement charge, deed recording and Florida's documentary stamp taxes are set by Florida law, the title company and the contract, which says who pays each one. Ask the closing agent for a written estimate early. Contact Domain Realty Group for a closing-cost estimate on a specific unit.
What are property taxes on a condo in Sapphire Lakes, Naples?
Sapphire Lakes in Naples sits in one tax area of unincorporated Collier County. Every Sapphire Lakes unit sits in millage area 301 at 10.5558 mills for 2026, including 2.0000 mills for the Greater Naples Fire Rescue District, and the median 2026 total tax on the county roll is $2,311.72.
Taxes table: millage area 301

| Taxing authority | Area 301, mills (2026) |
|---|---|
| C.C. Water Pollution Ctrl Pgm | 0.0246 |
| Conservation Collier | 0.1772 |
| General Fund | 3.0107 |
| Water Management Fund-South Fl | 0.0948 |

| Greater Naples Fire Rescue Dis | 2.0000 |
| Unincorp Gen, Mstd | 0.6844 |
| Total, millage area 301 | 10.5558 |
One mill is one dollar of tax for each thousand dollars of taxable value.
The Greater Naples Fire Rescue District line
Sapphire Lakes is outside any city, so fire and rescue service comes through an independent district, at 2.0000 mills on the 2026 roll. The district sets its own rate each year at public hearings.
Median 2026 tax on the roll
The county roll median blends units with and without a homestead exemption and with and without a non-ad valorem amount, across the condominiums. It describes current owners' bills; a buyer's first bill can differ, because a seller's assessment caps do not transfer with the deed.
Non-ad valorem on the 2026 roll by condominium
On the 2026 roll, 174 units carry a $269.77 non-ad valorem amount (all of Hematite, Malachite, Quartz and Tourmaline and 24 of 36 Jasper units) and the other 416 carry $0.00; the roll file read does not name the line, which is consistent with a per-unit county solid waste charge (inferred), so read the unit's own tax bill.
| Condominium (County) | Non-ad valorem on the 2026 roll (units) |
|---|---|
| County Amber | $0.00 x44 |
| County Amethyst Club | $0.00 x24 |
| County Diamond | $0.00 x40 |
| County Emerald | $0.00 x48 |
| County Garnet Club | $0.00 x38 |
| County Hematite | $269.77 x32 |
| County Jade Club | $0.00 x38 |
| County Jasper | $269.77 x24, $0.00 x12 |
| County Malachite | $269.77 x38 |
| County Opal | $0.00 x40 |
| County Quartz | $269.77 x36 |
| County Spinel | $0.00 x44 |
| County Topaz | $0.00 x44 |
| County Tourmaline | $269.77 x44 |
| County Turquoise | $0.00 x44 |
The master's 2025 trash line is a separate association item, never this roll amount.
No community development district
No community development district appears among the 2026 taxing authorities for Sapphire Lakes.
The non-ad valorem amount above is a separate roll item, not a district charge.
Homestead and Save Our Homes
A buyer who holds title on January 1 and makes the unit a permanent residence can apply for Florida's homestead exemption: $25,000 off assessed value for every levy, plus an additional exemption on assessed value above $50,000 for non-school levies, with a 2026 maximum of $26,411. Save Our Homes then limits yearly growth in that unit's assessed value to 3 percent or the Consumer Price Index rate, whichever is lower. Both that cap and Florida's 10 percent cap on non-school levies for property without the exemption reset when the unit sells.
What do worked tax examples show for a condo in Sapphire Lakes, Naples?
Sapphire Lakes in Naples tax examples apply the 2026 millage to recorded county prices, with and without the non-ad valorem amount and the homestead exemption, to show how the pieces of a bill fit together. They are an illustration, not a bill, because a buyer's first assessment is set after purchase.
How the examples are built
Each row uses a county median price as the taxable value, applies the full millage of area 301, adds the 2026 roll's non-ad valorem amount, and then shows the effect of a homestead exemption on the same unit.
| Example (County) | Price used as taxable value | Ad valorem at 10.5558 mills | Non-ad valorem (2026 roll) | Total without exemptions | Total with a homestead |
|---|---|---|---|---|---|
| County T12 median, a unit with $0.00 non-ad valorem | $276,000 | $2,913.40 | $0.00 | $2,913.40 | $2,480.24 |
| County T12 median, a unit with the $269.77 non-ad valorem amount | $276,000 | $2,913.40 | $269.77 | $3,183.17 | $2,750.01 |
| County 60-month median, a unit with $0.00 non-ad valorem | $325,000 | $3,430.64 | $0.00 | $3,430.64 | $2,997.48 |
The T12 rows use the county median for the 12 months to August 31, 2026, and the last row uses the county median over 60 months, September 2021 to August 2026.
A unit with $0.00 non-ad valorem
On the 2026 roll, 416 units carry no non-ad valorem amount, so their bill is ad valorem tax alone, as in the first and third rows. They sit in Amber, Amethyst Club, Diamond, Emerald, Garnet Club, Jade Club, Opal, Spinel, Topaz and Turquoise, plus 12 Jasper units.
A unit with the $269.77 amount
The second row adds the flat non-ad valorem amount the 2026 roll carries on 174 units in Hematite, Malachite, Quartz, Tourmaline and part of Jasper, on top of the ad valorem tax. Read the unit's own tax bill to see the line named.
With a homestead exemption
The last column applies a full homestead exemption. The first $25,000 comes off every levy, worth $263.90 at the full area 301 rate, and the additional $26,411 comes off non-school levies only, worth $169.26 at the area's non-school rate, for $433.16 in all.
An illustration, not a bill
The property appraiser sets the assessed value as of January 1 after a sale, and it need not equal the price paid. Each taxing authority sets its millage yearly, and exemptions must be applied for. For a figure on a specific unit, ask the Domain Realty Group team to pull the current roll record and bill before you write an offer.
Is Sapphire Lakes in Naples in a flood zone, and how do storms and insurance work?
Sapphire Lakes in Naples has no single flood zone for every building, so a buyer checks the exact address. The two addresses sampled appear below with their FEMA results and dates, the points sampled share one county evacuation zone, and each condominium association insures its own buildings while the owner carries an HO-6 policy.
Flood checks by address
Each point below is one street address checked on the FEMA flood map; the result applies to that point only.
| Address in Sapphire Lakes | Point checked (FEMA map) | Zone returned |
|---|---|---|
| 260 Belina Dr | street point, October 21, 2026 (Domain Realty Group research pack) | Zone X |
| 620 Luisa Ct | street point, October 21, 2026 (Domain Realty Group research pack) | shaded Zone X |
Flood zone varies by building
Flood zone in Sapphire Lakes varies by building, so check the exact address: the two points sampled were Zone X at 260 Belina Dr and shaded Zone X at 620 Luisa Ct (FEMA panel 12021C0412J, checked October 21, 2026).
Other streets inside the gate were not sampled. Lenders set their own flood rules, so ask your lender and insurance agent about the specific building early.
Evacuation Zone D
The Sapphire Lakes points sampled fall in Evacuation Zone D on Collier County's hurricane evacuation map (read October 21, 2026).
Collier County calls evacuations by zone for each storm, so the zone tells you which county order to follow. Check the county's notices when a storm approaches.
Who insures the buildings
Each condominium association, not the master, insures its own buildings, and an owner's HO-6 policy covers the unit interior, contents and liability under that condominium's documents.
Ask the unit's condominium for its certificate of insurance, the wind deductible on the building policy and whether it carries flood coverage on the building.
The HO-6 policy
An HO-6 policy covers what the declaration leaves to the owner, usually interior finishes, personal property, liability and loss assessment. No Sapphire Lakes premium is published. A quote turns on the building's roof year, its wind mitigation form, the coverage, the deductible and the carrier.
Wind mitigation and opening protection
Thirteen of the 15 condominiums post the state's wind mitigation inspection form for their buildings on the master site, with inspection years from 2019 to 2026; Hematite and Tourmaline post none. The form states it is valid for up to five years. The newest form read, Amethyst Club's 2026 inspection, records no verified opening protection on windows and doors, so ask the condominium for the building's latest form and what each unit has installed.
Storm records
No established news report read names Sapphire Lakes in coverage of a recent storm, and this page makes no claim about storm history either way. The master site posts a 2024 hurricane preparedness plan. Ask the seller and the condominium about any storm claim on the building.
What does Florida law require when you buy in Sapphire Lakes, Naples?
Sapphire Lakes in Naples resales fall under Chapter 718, Florida's condominium law. The seller supplies the association documents, the contract carries a 7-day review clause, the association issues an estoppel certificate on a capped fee schedule, and the inspection laws turn on building height, so a buyer asks the condominium for its milestone and reserve study records.
Resale disclosure and the 7-day window
On a Sapphire Lakes resale, s. 718.503(2)(d) has the contract either acknowledge that the buyer received the association documents more than 7 days, excluding Saturdays, Sundays and legal holidays, before signing, or make the contract voidable by written notice within 7 days, excluding the same days, after signing and receipt, a right that ends at closing.
The seller provides the declaration, articles, bylaws and rules, the annual financial statement and budget, the milestone summary if one applies, the latest structural integrity reserve study or a statement that none was completed, and the state's question and answer sheet. For contracts after December 31, 2024, a matching 7-day clause covers the milestone and reserve study documents.
Estoppel certificates
The certificate follows the schedule and caps in the purchase costs section above. A new owner is jointly and severally liable with the seller for assessments unpaid at transfer, so the closing agent pays off every amount it shows.
Milestone inspections
Florida's milestone inspection law, s. 553.899, and its structural integrity reserve study law, s. 718.112(2)(g), apply to condominium buildings of three or more habitable stories, so a buyer asks the unit's condominium association for its milestone status and SIRS in the resale documents.
A building in scope has its first milestone inspection by December 31 of the year it reaches 30 years from its certificate of occupancy, then every 10 years. No record read gives a height for any Sapphire Lakes building, so the condominium's answer settles it.
Structural integrity reserve studies
Where the study law applies, the study covers the roof, structure, fireproofing and fire protection, plumbing, electrical, waterproofing and exterior painting, and windows and exterior doors, repeating at least every 10 years. Florida law also requires every condominium budget to carry reserve accounts for roof replacement, building painting and pavement resurfacing regardless of height, so ask how the condominium funds them.
Lender review of a condominium project
Fannie Mae and Freddie Mac condominium project rules guide how many lenders review each Sapphire Lakes condominium, the buyer's lender runs that review, and this page makes no claim about its outcome.
Each of the 15 condominiums is reviewed on its own, usually from a questionnaire the association completes, so give your lender the condominium's name early. Browse current Sapphire Lakes and nearby listings and the Naples communities we cover when you compare options.
How do Sapphire Lakes prices compare with nearby East Naples condominiums?
Sapphire Lakes in Naples is set here beside seven East Naples communities that Collier County also records as condominium use, each read from qualified deeds in the 12 months to August 31, 2026. Every row carries its own sale count and its own unit count, and the table places no community above another.
County peer table
The Straight-line mi column is a line drawn on the map from the middle of Sapphire Lakes to the middle of each peer, not a road distance, and each median comes from that peer's own county deeds.

How to read the peer table
A median is the middle recorded sale in one window, so a row with few sales moves more easily than a row with many. The Sapphire Lakes row blends the condominiums with different county recorded sizes and roll years built, from 1991 to 2002.
Each peer has its own mix of floor plans, building years and shared facilities, so read a peer median as context for the area, not as a price for any single unit.
Peer pages on this site
Six of the peers in the table have a Domain Realty Group page built from the same county deed file: Berkshire Lakes, Kings Lake, Crown Pointe, Royal Wood, Lakewood and Lely Country Club. Naples Heritage stays in the table as a plain row with no linked page yet. Every other Naples community this site covers is listed under Naples communities.
What the comparison leaves out
The peer table carries county deeds only. It leaves out the MLS export, association fees, tax lines, flood checks by address and leasing rules, and each of those differs from one community to the next, so read them on each community's own page before weighing two rows.
Which names get confused with Sapphire Lakes in Naples?
Sapphire Lakes in Naples shares its gem theme and part of its name with several other places, and a search engine or a listing feed can blend them together. Each part below names one lookalike, says how to tell it apart and keeps its records out of every count, median and table for Sapphire Lakes on this page.
Sapphire Cove is a different community
Sapphire Cove is a separate single-family community in a different ZIP code, with its own development name in the MLS. None of its sales, listings, tax lines or flood checks reaches any table here, and the listing search on this page is drawn around the Sapphire Lakes plats rather than the gem word alone.
Jasper Flats is a different community
Jasper, one of the 15 condominiums inside the Sapphire Lakes gate, shares its first word with a newer development in another part of Naples. That development carries its own county condominium number, its own ZIP code and its own records, and none of them is counted here.
Gem names elsewhere in Collier County
Collier County holds other condominiums with gem names, such as Diamond Lake Condominium I to VI and Quartz Cove at the Quarry. They are not part of Sapphire Lakes. A gem-named condominium counts on this page only when its county name ends with At Sapphire Lakes, which is how the roll files Diamond, Quartz and the other thirteen.
Club names on the roll and on the master site
The county roll names three of the condominiums Amethyst Club, Garnet Club and Jade Club, and the master association's site lists the same three as Amethyst, Garnet and Jade.
Tables here use the county names; prose may use the short form after first mention.
How do you buy a condo in Sapphire Lakes, Naples, step by step?
Buying a condo in Sapphire Lakes, Naples, follows the community's two layers of association in five steps: choose one of the 15 condominiums, read its documents, apply to its association, order the estoppel certificate, then check the building's flood zone and insurance. Each step below names the record to read and who issues it.
Choose the condominium first
The condominiums differ in units, roll years built and county recorded sizes, and each one sets its own leasing, pet and approval rules beneath the master rules. Start with the condominium, then the building, then the unit.
Check the condominium named on a listing sheet against the county roll names in the tables above before setting two units side by side.
Read that condominium's documents
Ask the unit's condominium association for its declaration, bylaws, rules, budget, financial report, insurance summary and any reserve and inspection reports. Add the master rules, amended January 18, 2023, and the Gate Access Policy of October 2022, both posted on the master association's site.
Florida's milestone inspection and structural integrity reserve study laws reach condominium buildings of three or more habitable stories, so ask the condominium for its milestone status and SIRS in writing. Story counts, declarations and SIRS status for the 15 condominiums are not published (checked November 3, 2026).
Apply to the association
Every sale form read for this page needs the condominium's approval before closing. Topaz, Spinel and Jade Club list a $150 processing fee plus $75 for a certificate of approval of sale; Emerald, Opal, Malachite and Turquoise list the processing fee alone; Hematite lists $100.
Several forms ask for at least 30 days for approval, and Opal asks for the application at least 20 days before closing. For any other condominium, ask its manager for the latest form.
Order the estoppel certificate
Request the estoppel certificate from the unit's condominium association once the contract is signed, and since master and condominium amounts are billed quarterly through the condominium, ask whether it covers the master's share.
Florida caps the base fee at $250, with $100 more if expedited and as much as $150 more when the account is delinquent, and those caps adjust with CPI every five years. The association has 10 business days to issue it.
Check the flood zone and insurance for the building
Flood zone varies by building; check the exact address on the FEMA map and ask the lender for its flood determination on that building. The flood section above lists the two points sampled and the panel they sit on.
The condominium association insures the building and the owner adds an HO-6 policy, so get quotes for that building. Most buildings here predate the statewide Florida Building Code of March 1, 2002, which makes the posted wind mitigation form the record an insurer reads for the roof and openings.

These 30 answers cover what buyers ask about Sapphire Lakes in Naples, from county sales and the October 29, 2026 export to fees, leasing, taxes, flood checks, schools and route miles. Each figure names its record set and its date, and the sections above hold the tables behind every answer, condominium by condominium.
Is Sapphire Lakes in Naples a gated community?
Yes. Sapphire Lakes in Naples is a gated community with one entrance on Radio Road just east of Santa Barbara Boulevard, and the gatehouse there holds the master association's on-site office. Owners and approved renters use bar codes or swipe cards issued under the master's Gate Access Policy, and listing agents may request a code for showings.

In the year to that date, the export showed 22 closings at a $277,500 MLS median with 54 median days on market. Listings change daily, so the search at the top of this page shows the current set.
What are the association fees at Sapphire Lakes in Naples?
Condominium fees in Sapphire Lakes are not published (checked November 3, 2026). The master association's budget workshop minutes of October 21, 2026 show a proposed 2027 master budget of $1,919,086. Its 2025 per-unit figures, budget workshop minutes of October 23, 2024, put the yearly total for condos at $3,063.43. The estoppel certificate gives the unit's real figure.
What does the Sapphire Lakes master association cover?
The Sapphire Lakes Master Association runs the shared parts of the community: the gate and gatehouse, the four pools, the tennis, pickleball and bocce courts, the lakes and the streets. Its 2025 per-unit figures also carried cable and internet lines, with a trash line for condos. Each condominium association handles its own buildings and building insurance.
Has Sapphire Lakes had a special assessment?
Yes, at the master level. The master board approved a $94,400 special assessment on May 8, 2023, $160 per unit, for irrigation repair and replacement, collected with the July 2023 quarterly fee. No newer master special assessment appeared in the minutes read on November 3, 2026, and the estoppel certificate shows any condominium assessment on the unit.
Can you rent out a Sapphire Lakes condo in Naples?
Yes, within the unit's condominium rules. The Sapphire Lakes lease forms read on November 3, 2026 that state a minimum set at least 30 days or one month (Opal's form states none), and most cap leases at three a year. Diamond, Emerald and Malachite cap the term at 12 months, Turquoise at 6 months. Each lease needs association approval.
Are pets allowed in Sapphire Lakes?
Yes, within limits. The Sapphire Lakes master rules, amended January 18, 2023, bar any pet or animal over 30 pounds anywhere on the grounds, and that rule reaches all the condominiums. Several condominiums go further for renters: the Topaz, Emerald, Opal, Spinel and Hematite forms say tenants may not keep pets, so read the unit's own rules.
When were the Sapphire Lakes buildings built?
The Collier County roll dates the Sapphire Lakes buildings from 1991 to 2002, with a median roll year built of 1994, and the community went in by phases with no later infill. Amber and Topaz carry the earliest roll year, 1991, and Tourmaline the latest, 2002. No record read for this page names the developer.
What sizes are Sapphire Lakes condos?
Sapphire Lakes condo sizes differ by condominium, and the sizes section above lists every county recorded size for each of the 15, with the count of units on each. Listing sheets show MLS living area instead, which is a different measure, so ask which one a sheet uses before setting two units against each other.
How many bedrooms do Sapphire Lakes condos have?
Sapphire Lakes listings show two or three bedrooms. On the 33 MLS rows that join the county set, 15 list 2 bedrooms, 15 list 3 bedrooms and 3 list 2 bedrooms plus a den, and every one of those rows shows 2 full baths. Bedroom counts come from listing agents, so confirm them on the floor plan.
Which condominiums make up Sapphire Lakes?
Sapphire Lakes is made up of 15 condominiums, listed by county roll name: Amber, Amethyst Club, Diamond, Emerald, Garnet Club, Hematite, Jade Club, Jasper, Malachite, Opal, Quartz, Spinel, Topaz, Tourmaline and Turquoise. Each has its own association, its own rules and its own building insurance, all under the one master association and its shared gate.
Are there coach homes in Sapphire Lakes?
Yes, by one association's own wording: Jasper's owner packet calls its homes coach homes. The master association's site speaks of condominium buildings, coach homes and attached villas across the 590 units without saying which condominium holds which, so this page describes the other 14 by units, county recorded sizes and street numbers on the 2026 roll.
What amenities does Sapphire Lakes have?
The Sapphire Lakes master association lists four fenced pools with cabanas, two tennis courts and six pickleball courts in the recreation area on Gabriel Circle, two bocce courts, a picnic area and four lakes. Fishing is allowed in the lakes, while swimming, rafts and boating are not, and the gatehouse holds the master office.
Is there a golf course in Sapphire Lakes?
No. No golf course sits inside the Sapphire Lakes gate, and the master association's list of shared facilities names pools, tennis, pickleball, bocce, a picnic area and four lakes. A golf membership anywhere else in East Naples is a separate arrangement with that club, so read its own terms and costs before counting on it.
What ZIP code is Sapphire Lakes in?
Sapphire Lakes is in ZIP 34104 with a Naples postal name, and the 2026 Collier County roll places all 590 units in unincorporated Collier County rather than the City of Naples. That means county government and county taxing authorities serve the community, and no city line appears among its 2026 tax lines.
What are property taxes on a Sapphire Lakes condo?
All Sapphire Lakes units share millage area 301, and the median 2026 total tax on the Collier County roll is $2,311.72. A buyer's bill is figured from the buyer's own assessed value after the sale, and a homestead owner can claim $25,000 plus an additional amount of up to $26,411 on non-school levies.
Is there a CDD in Sapphire Lakes?
No. The 2026 list of taxing authorities for Sapphire Lakes holds no community development district, so no community development district line appears on the unit's tax bill. The gate, pools, courts and lakes are run by the master association instead, and its costs reach owners through each condominium's quarterly billing rather than through the tax collector.
What is the $269.77 line on some Sapphire Lakes tax bills?
That amount is a non-ad valorem charge on the 2026 Collier County roll for 174 units: all of Hematite, Malachite, Quartz and Tourmaline and 24 of the 36 Jasper units. The roll file read leaves the line unnamed. The amount fits a per-unit county solid waste charge (inferred), but the unit's own tax bill names it.
Is Sapphire Lakes in a flood zone?
Flood zone in Sapphire Lakes is read building by building rather than for the whole community, so check the exact address on the FEMA map and ask the lender for its flood determination. The two points sampled on October 21, 2026, 260 Belina Dr and 620 Luisa Ct, sit on FEMA panel 12021C0412J, with zones listed above.
What evacuation zone is Sapphire Lakes in?
Collier County's hurricane evacuation map, read October 21, 2026, places the points sampled in Sapphire Lakes in Zone D. Evacuation orders are issued by zone, so confirm the exact address on the county's map before each storm season and follow the county's own orders rather than any summary on a listing page.
Who insures the buildings in Sapphire Lakes?
Each Sapphire Lakes condominium association insures its own buildings; the master association does not. An owner adds an HO-6 policy for the interior, contents and liability under that condominium's documents, and quotes vary by building. Wind mitigation forms for 13 of the 15 condominiums are posted on the master association's site, each showing its inspection year.
Which public schools serve Sapphire Lakes?
The district's address lookup, run in October 2026 for one Sapphire Lakes address, returned Calusa Park Elementary, East Naples Middle and Golden Gate High for school year 2026 to 2027. Assignment goes by address and can change, so confirm the unit on the district's zoning tool. Calusa Park Elementary School is 2.2 route miles away.
How far is Sapphire Lakes from the beach?
From the middle of Sapphire Lakes, Naples Pier is 8.5 route miles, Clam Pass Park is 11.4 route miles and Vanderbilt Beach Park is 13.9 route miles, all free-flow figures. Fifth Avenue South in downtown Naples is 7.3 route miles. The four lakes inside the gate allow fishing but not swimming.
How far is Sapphire Lakes from the airport?
Naples Airport (APF) is 4.5 route miles from the middle of Sapphire Lakes, and Southwest Florida International Airport (RSW) is 33.1 route miles, both free-flow figures. I-75 is reached at Collier Boulevard (exit 101) or Golden Gate Parkway (exit 105); those two interchanges were not measured, so no distance is given.
Is Sapphire Lakes the same as Sapphire Cove?
No. The two share a gem word and little else: the other community is a separate single-family neighborhood in a different ZIP code, while Sapphire Lakes is 15 condominiums inside one gate off Radio Road. None of its sales, listings or tax lines is counted here, so check the name and ZIP on any listing sheet.
What is the cancel window when buying a Sapphire Lakes resale?
Under s. 718.503, a Sapphire Lakes resale contract either states that the buyer received the association documents more than 7 days before signing, or lets the buyer cancel by written notice within 7 days after signing and receipt. Saturdays, Sundays and legal holidays are not counted in either window, and the right ends at closing.
What is an estoppel certificate for a Sapphire Lakes condo?
An estoppel certificate is the association's signed statement of what is owed on the unit and what is coming due. Under s. 718.116(8), the association issues one within 10 business days, with base caps, adjusted for CPI every five years, of $250, $100 more if expedited and as much as $150 more if delinquent.
How do you buy a condo in Sapphire Lakes?
Choose the condominium first, then read its declaration, rules, budget and insurance, apply to its association for approval, order the estoppel certificate, and check the building's flood zone and insurance with your lender. Domain Realty Group can search the listings with you, gather each condominium's forms from the master association's site and track every step.
