Key takeaways for Raffia Preserve home buyers in Naples

In the 12 months to August 31, 2026, Collier County recorded 18 qualified single-family home sales in Raffia Preserve at a $790,000 median, from $570,000 to $1,285,000. Everything below is dated and sourced, with the county's deeds as the main record and a Southwest Florida MLS export as a supporting one.

What the county recorded in the latest 12 months

Collier County's deed list for the latest window holds 18 qualified deeds, and the sales section lists every one. Nine were below the split the two price searches use and nine were at or above it.

What the MLS export showed

In the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, 20 Raffia Preserve closings in the year to that date sit at a $827,500 MLS median, with a median of 54 days on market. These are listing-agent entries, so they stay a supporting record.

Listings on October 29, 2026

The export listed 7 active and 5 pending homes that day, and four of the pending rows carry a contingent status. The listing section shows all 12 rows.

363 homes on four plats

The 2026 county roll shows 363 single-family homes on four plats, Phases 1 to 4, with 43 common tracts beside them. Roll year built runs from 2014 to 2020, and the county heated area median is 2,233 sq. ft., a figure that can miss a second floor.

WCI Communities and resale only

WCI Communities, LLC is the declarant named in the recorded Declaration, and Lennar completed its purchase of WCI on February 10, 2017. None of the 18 deeds in the 12 months to August 31, 2026 is a sale direct from the builder, so a buyer today is buying a resale.

One association, assessment not published

One association, the Raffia Preserve Master Association, Inc., governs every home. Its assessment is not published by the association (checked November 1, 2026), so this page states no dues figure as fact.

One millage area, no CDD

Every home sits in one Collier County millage area, 36, taxed at 10.3696 mills for 2026, with no community development district on the 2026 roll. The roll also shows a $269.77 non-ad valorem charge on each home, and the median 2026 total bill on the county roll is $5,349.47, context only because a bill resets at purchase.

What this page leaves out

This page leaves out any assessment amount, because the association has not posted one, and any claim about how entry works, because its public pages name no entry gate. FEMA map checks at four Raffia Preserve street points on October 21, 2026 read Zone AH; the zone varies by lot, and your lender's flood determination for the exact address decides.

Listings by price

The split at $800,000 follows the county's deed list, where 9 of the 18 qualified deeds in the 12 months to August 31, 2026 were below that line and 9 were at or above it.

New Raffia Preserve listings

This search shows only what was added in the last 30 days. Ask our agents to watch for a Raffia Preserve listing for you, or contact the team to set up a saved search that emails new listings as they appear.

How often Raffia Preserve homes come up for sale

The county recorded 18 qualified deeds in the 12 months to August 31, 2026, and the export holds 20 closings in its own year to October 29, 2026. The windows differ, so this page turns neither into a rate.

Why the searches change daily

Listings enter and leave the MLS every day, so the counts printed here are a dated snapshot and the search results are the current answer.

What is Raffia Preserve in Naples, FL, and where is it?

Raffia Preserve in Naples, FL, is a single-family community in ZIP 34119 and unincorporated Collier County. The sections below place it on the map, name its cross roads, give its acreage and describe what the rendered plat map shows and does not show.

Where Raffia Preserve sits in North Naples

Raffia Preserve sits west of Collier Boulevard and north of Vanderbilt Beach Road in North Naples, ZIP 34119, outside any city limit in unincorporated Collier County. To compare areas, open the Naples hub or the Naples communities list.

Unincorporated Collier County

Unincorporated means the county, not a city, is the local government, even though Naples is the place name on Raffia Preserve addresses. The 2026 roll carries a county unincorporated-area line where a city line would be.

Collier Boulevard and Vanderbilt Beach Road

Collier Boulevard lies east of the plats and Vanderbilt Beach Road south of them. Collier County opened Phase One of the Vanderbilt Beach Road extension east of Collier Boulevard to traffic on June 12, 2026, per Gulfshore Business. The Publix at The Shoppes at Pebblebrooke is 2.6 route miles from a Raffia Palm Circle street point.

One ZIP code, 34119

The county roll lists ZIP 34119 on all 406 parcels. Indigo Lakes adjoins Raffia Preserve in the same ZIP, so a ZIP search alone cannot stand in for the community's own listing label.

184 acres by the association's count

The association describes Raffia Preserve as a 184-acre community with 72 acres of nature preserves and lakes, and the 406 parcels on the 2026 roll sum to 181.25 acres, with a median home lot of 0.20 acre. This page quotes both counts and does not reconcile them.

What the plat map shows

The plat map at the top of this page, drawn by Domain Realty Group from Collier County subdivision polygons, shows the four recorded plat phases as outlines. It is a map, not an aerial photo, and not evidence of a lot line, a view or a flood zone.

What have Raffia Preserve homes in Naples sold for?

Raffia Preserve homes in Naples have a sales history that Collier County's qualified deeds document one by one: 18 deeds in the latest 12 months, 12 in the 12 before them, and 91 across 60 months. Each window is named wherever a figure appears, and no window is read against another.

One product class, one county median

Every deed in this section is a qualified single-family home sale recorded by Collier County, so a median describes one product class and nothing else. The county medians stay apart from the MLS median in the next section.

The 12 months to August 31, 2026

In the 12 months to August 31, 2026, Collier County recorded 18 qualified single-family home sales in Raffia Preserve at a $790,000 median, from $570,000 to $1,285,000. The last table in this section lists all 18 deeds.

The prior 12 months

For September 2024 to August 2025, the prior 12 months, the county recorded 12 sales at a $775,000 median; with so few deeds, the two windows say more about which homes sold than about value.

The 60-month window

For September 2021 to August 2026, the 60-month window, the county recorded 91 sales at an $840,000 median. This page names the window next to the figure every time.

County sales by calendar year

The table gives the county's qualified deeds by calendar year, with a county per-foot median in the last column. County area can miss a second floor on a two-story plan, and the 2026 row covers sales to August 31 only.

What does the MLS show about Raffia Preserve homes in Naples?

Raffia Preserve homes in Naples show a second record in the Southwest Florida MLS: listing-agent entries for 20 closings between October 29, 2025 and October 29, 2026. The export is supporting data, labelled MLS wherever a figure appears, and it is kept apart from the county's deeds.

Two record sets kept apart

This page keeps two records of Raffia Preserve sales side by side but never adds them together: Collier County deeds qualified through August 31, 2026, and closings in the October 29, 2026 export of the Southwest Florida MLS, whose windows and sale dates differ. We tracked all 32 Raffia Preserve rows in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026: 20 closed in the year to that date, 7 were active and 5 were pending. Data updated: October 2026.

MLS closings in the export window

In the export, 20 Raffia Preserve homes closed between October 29, 2025 and October 29, 2026. MLS living area runs from 1,849 to 4,457 sq. ft. on all 32 export rows, at a median of 2,378 sq. ft.

Days on market and sale to list

On the 20 closings, days on market run from 5 to 416 with a median of 54, and sale to list runs from 90.6% to 101.8% with a median of 95.3% (MLS). Two closings sold above their list price.

Price per MLS living foot

Measured on MLS living area, the 20 closings sit at a median of $315 per MLS living sq. ft. County per-foot figures in the sales tables read higher because on many two-story plans the county area appears to count one floor only.

Fields the export does not carry

The export carries no stories, garage, pool, parking, pet or rental field, so this page states none of those from the MLS, and a missing field is never read as zero. The county roll supplies pool rows on 248 homes, which are appraisal records and not listing claims.

How is Raffia Preserve in Naples laid out, from its four plats to its lakes and preserve?

Lakes and preserve tracts

The 43 common tracts split into 11 lake tracts of 28.10 acres, 7 preserve tracts of 47.10 acres, 4 road tracts of 15.66 acres, 1 clubhouse tract and 20 open-space tracts.

The clubhouse tract

What homes are in Raffia Preserve, Naples, and who built them?

Raffia Preserve in Naples is 363 single-family homes on four recorded plats, each on its own lot, with WCI Communities, LLC as the declarant that recorded the Declaration. Homes now come to market as resales. This section gives the county record, the builder timeline, the lots and every recorded sale from the prior 12 months.

Single-family houses: 363 on the county roll, built 2014 to 2020

The 2026 Collier County roll lists 363 single-family homes in Raffia Preserve, plus 43 common tracts that hold the lakes, preserve land, open space, roads and the clubhouse. Eight streets carry the homes: Tamarind Way has 83, Raffia Palm Circle 75, Abaca Circle 61, Bismark Way 42, Raffia Drive 39, Formosa Drive 25, Madagascar Palm Way 22 and Raffia Preserve Way 16.

WCI Communities as declarant from 2013

WCI Communities, LLC recorded the Raffia Preserve Declaration on December 11, 2013 as declarant, Lennar completed its purchase of WCI on February 10, 2017, and WCI as declarant still recorded all 8 of the community's 2014 to 2019 amendments. An undated Naples Daily News archive headline describes WCI's Executive and Estate series at Raffia Preserve, and because the sources disagree, this page prints no plan names, plan counts or plan sizes.

Lennar's purchase of WCI in 2017

The acquirer's own release dates the closing of that purchase to February 10, 2017, which falls between the first homes on the roll and the last amendments. WCI signed each of the eight amendments as declarant, so the recorded paperwork shows no change in that role at the 2017 closing. WCI's original builder sales in Raffia Preserve are complete: the county deed file shows no builder-direct sale in the 12 months to August 31, 2026, so homes now come to market as resales.

Four recorded plat phases

The county records four plats for Raffia Preserve, and each phase has its own count of homes. Phase 1 (plat 585260) holds 108 homes, Phase 2 (plat 585270) holds 39, Phase 3 (plat 585280) holds 141 and Phase 4 (plat 585285) holds 75. Roll year built runs from 2014 to 2020 in Phase 1, 2014 to 2019 in Phase 2, 2015 to 2019 in Phase 3 and 2017 to 2019 in Phase 4, so the later phases are also the later houses.

Pools, screen enclosures and lots on the roll

Collier County appraisal rows show a pool on 248 homes, a spa on 167 and a screen enclosure on 269. Those are county building rows, not listing claims, and say nothing about condition. The median home lot is 0.20 acre, from 0.16 to 0.47.

Every recorded Raffia Preserve sale in the prior 12 months

The county recorded 12 qualified sales from September 2024 to August 2025, at a $775,000 median. Twelve deeds are a small sample, so read each row rather than only the middle. County heated areas in these deeds run from 1,273 to 2,830 sq. ft., and every roll year built falls between 2014 and 2019.

What a buyer checks first on any Raffia Preserve house

Start with the recorded Declaration and its eight amendments, because they bind every owner. Then confirm the county heated area against a measured floor plan and read the year built on the roll rather than a listing's wording. A Domain Realty Group agent can pull the county record for a specific address before you make an offer.

How big are Raffia Preserve homes in Naples, and how should you read the square footage?

Raffia Preserve homes in Naples run from smaller footprints to larger plans that appear to be two-story, and two measures describe them: the Collier County heated area and the living area agents enter in the MLS. This section sets both side by side and shows where they disagree.

County heated area

County heated area on the 2026 roll puts the median Raffia Preserve home at 2,233 sq. ft., from 1,273 to 2,886, but on many two-story plans the county area appears to count one floor only, so a listing's living area and a measured floor plan settle size. The middle half of homes sits between 1,887 and 2,448 county sq. ft. The county records 35 distinct heated areas, and the most repeated is 2,006 sq. ft., which appears on 50 homes.

County heated area bands

The bands below sort every home by county heated area. T12 sales are the qualified deeds the county recorded in the 12 months to August 31, 2026. No home on the roll reaches 3,200 county sq. ft.

Heated area band (county) Homes T12 sales
County 0 to under 2,000 sq. ft. 103 6
County 2,000 to under 2,200 sq. ft. 61 2
County 2,200 to under 2,400 sq. ft. 105 7
County 2,400 to under 2,600 sq. ft. 43 1
County 2,600 to under 2,800 sq. ft. 16 1
County 2,800 to under 3,200 sq. ft. 35 1
County 3,200 or more sq. ft. 0 0

MLS bedrooms and living area

The October 29, 2026 export of the Southwest Florida MLS holds 32 Raffia Preserve rows, and the bedroom wording is the listing agent's entry, including the word den. Its median MLS living area is 2,378 sq. ft. across all 32 rows, from 1,849 to 4,457. The export shows 20 closings at a $827,500 MLS median. Rows with one or two sales list their prices, because a midpoint of two sales is not a median.

Bedrooms (MLS) Rows Sold Median sold (n 3 or more) or prices Median MLS living area (sq. ft.)
MLS 3 bedrooms 1 1 $570,000 1,849 (n 1)

MLS 6 or more bedrooms 3 1 $1,285,000 3,867 (n 3)

Repeated sizes and floor plans

The same county heated areas recur across the roll. The prior-12 table above lists 2,006 sq. ft. in three rows and 2,241 sq. ft. in two, and 35 distinct sizes across so many homes points to repeated floor plans, an inference from the numbers rather than a plan list. Two homes with the same county area can still differ in lot, pool and renovation.

Why county area can miss a second floor

In the October 29, 2026 export, 13 of the 32 MLS rows carry a living area 15 percent or more above the county heated area, and 8 of them sit at a ratio of 1.96 to 2.27 to the county figure. That pattern fits two-story plans whose county area reads the ground floor only, which is an inference; the other 19 rows match. The rows below name the street only.

MLS row (street name only) MLS living area (sq. ft.) County heated area (sq. ft.) Ratio
MLS row on Raffia Palm Cir 3,358 1,479 2.27

What size figures never mean

Price per foot on this page is per MLS living area and always names that measure: the October 29, 2026 export shows a $315 median per MLS living sq. ft. on 20 closings. County per-foot figures run higher because the county area on many two-story homes appears to hold the ground floor only. Neither measure says anything about lot size, finishes or condition.

How old are Raffia Preserve homes in Naples, and what should a buyer check on a 2014 to 2020 house?

Raffia Preserve homes in Naples were built from 2014 to 2020, so a 2026 buyer is checking roofs, openings, pool equipment and screen enclosures that sit between 6 and 12 years from construction, and confirming permits for any later work. This section gives the county year built table and the inspections worth ordering.

Year built across the community

On the 2026 county roll, Raffia Preserve's 363 homes were built from 2014 to 2020, with a median year built of 2017, counting each home's earliest residence row; a later year on a pool, deck or screen row is never a house's year built. The roll shows 154 homes built from 2014 to 2016, 206 from 2017 to 2019 and 3 in 2020.

County year built table

Each row below counts homes by the roll year built, with the median county heated area for that year.

Roll year built Homes Median county heated area (sq. ft.)
County 2014 6 2,146
County 2015 90 2,241
County 2016 58 2,241
County 2017 66 2,241
County 2018 94 2,006
County 2019 46 1,921
County 2020 3 2,027

Three building years carry most homes

The roll puts the most homes in 2018 at 94, then 2015 at 90 and 2017 at 66, and those three years hold most of the community. Only 6 homes carry 2014 and 3 carry 2020.

Florida Building Code era

Homes built from 2014 to 2020 were permitted under the Florida Building Code, and Collier County sits in the code's wind-borne debris region, so openings are expected to carry impact protection or approved covers. Which edition applied depends on the permit date, so the permit record for that address settles it.

Roofs, openings and wind mitigation

Original roofs on these homes are between 6 and 12 years from construction in 2026, an inference from the roll years. Under s. 627.7011, an insurer may not refuse to issue or renew a policy solely because a roof is under 15 years old. Ask the seller for a current wind mitigation inspection form, which scores the roof covering, roof deck attachment, roof-to-wall connection, roof shape, secondary water resistance and opening protection.

Permits and the screen enclosure

With 269 screen enclosure rows, 248 pool rows and 252 brick decking rows on the county roll, many homes have outdoor work added after the house. Check Collier County permit records by address for roof replacements, pool and spa work and enclosure repairs, and ask whether any permit is still open.

Inspections to order

Order a general home inspection, a separate roof inspection and a wind mitigation inspection during the contract's inspection period. Add a pool and equipment inspection when a pool row exists. Questions about the inspection list for an address can go to the Domain Realty Group team before the window opens.

What amenities does Raffia Preserve in Naples have, and what do its rules say about them?

Raffia Preserve in Naples has one shared amenity campus, a 2.4-acre clubhouse area run by Raffia Preserve Master Association, Inc., and the 2025 Rules and Regulations set its hours and what each space allows. The rules also bar boating and fishing on the lakes, and the association lists no golf.

The clubhouse campus

The association lists a 2.4-acre clubhouse campus with a pool, a 2,000 sq. ft. fitness area, a basketball court and a playground, and its 2025 Rules and Regulations add a clubhouse room and an on-site management office; no golf, tennis or pickleball is listed. The clubhouse sits on Raffia Palm Circle. The Rules describe the clubhouse room as reservable, with a fireplace operated by management.

Pool, fitness area and basketball court

The Rules name a pool with swim lanes, a pool shower on its west side and a capacity of 54. The fitness area has free weights, cardio equipment and cable machines. The basketball court sets guest limits per resident. A buyer reads the full 2025 document on the association's public documents page.

Playground

The playground appears on the association's home page and in the 2025 Rules, where it is open from dawn to dusk. This page does not describe its equipment, condition or size, because the association has not posted that detail.

Clubhouse and amenity hours

The 2025 Rules, approved May 29, 2025, set these hours: the clubhouse is open from 9 a.m. to 12 a.m. unless reserved, the fitness center from 5 a.m. to 12 a.m., and the pool, basketball court and playground from dawn to dusk. The Rules carry an addendum revised March 22, 2022. Hours can be amended, so the association's current posting decides.

Lakes are not for boating or fishing

Rule 12 of the Rules and Regulations calls the lakes aesthetic, drainage and irrigation features and bars swimming, boating, fishing and flotation devices. The association counts 72 acres of nature preserves and lakes inside the 184-acre community, and Rule 17 bars fireworks in the preserve area.

Entry: what the association does not describe

The association's public pages and its 2025 Rules and Regulations do not describe an entry gate, so this page makes no claim about how entry to Raffia Preserve works, and a buyer asks the association before closing. The recorded Declaration lists access gates only among permitted features, and the Rules mention gates at the pool. The entry arrangement is not published by the association (checked November 1, 2026).

Drone policy, February 2026

The association posts a drone policy dated February 2026. Commercial drone work, such as marketing photography, needs the association's authorization, and launching or landing from common areas needs written Board authorization. Federal rules still govern the airspace itself.

No golf course in Raffia Preserve

Raffia Preserve has no golf course, club membership, tennis court or pickleball court, and the association lists none. Arrowhead Golf Club on Heritage Greens Drive describes itself as public golf on its own website.

What is near Raffia Preserve in Naples, and which schools serve it?

Raffia Preserve in Naples sits on the Collier Boulevard corridor in North Naples, with grocery stores, shopping, hospitals, two I-75 exits and Gulf beaches reached by road, and its schools are assigned by address. The table gives distances from one Raffia Palm Circle street point to twelve destinations.

Distances in the Domain Realty Group route table

The prose below repeats some of these figures and never converts them to drive times. No figure is printed for NCH Emergency Department Northeast, on Collier Boulevard, because its address did not resolve to a point.

Destination (Domain Realty Group route table, free-flow, one Raffia Palm Circle street point) Route miles
Route: NCH North Naples Hospital 8.5
Route: Physicians Regional Medical Center, Pine Ridge 5.6

Route: I-75 exit 111 at Immokalee Road 5.6
Route: I-75 exit 107 at Pine Ridge Road 5.8
Route: Vanderbilt Beach at the Gulf end of Vanderbilt Beach Road 8.9

Groceries on Collier Boulevard and Vanderbilt Beach Road

The Publix at The Shoppes at Pebblebrooke on Collier Boulevard is 2.6 route miles from the street point, and the Publix at Naples Walk on Vanderbilt Beach Road is 5.5 route miles. Sprouts Farmers Market at Logan Landings is another grocery anchor in the area, with no figure here.

Mercato and Fifth Avenue South

Mercato, an open-air shopping, dining and entertainment center in North Naples, is 7.5 route miles from the street point. Fifth Avenue South, the dining and shopping street in the city of Naples, has its figure in the table. A buyer who expects to visit either one tests the route at the hour they would drive it.

Hospitals: call 911 in an emergency

Call 911 in an emergency; the figures below are for planning, not for choosing a destination in a crisis. Physicians Regional Medical Center, Pine Ridge, on Pine Ridge Road, is 5.6 route miles from the street point. NCH North Naples Hospital, on Health Park Boulevard, is 8.5 route miles. NCH Emergency Department Northeast sits on Collier Boulevard and carries no figure on this page.

Gulf beaches by road

Vanderbilt Beach, at the Gulf end of Vanderbilt Beach Road, is 8.9 route miles from the street point. Delnor-Wiggins Pass State Park has its figure in the table. Parking, fees and access rules at beaches belong to the county and the state, so check each operator's own posting before a visit.

I-75 at Immokalee Road and Pine Ridge Road

Interstate 75 exit 111 at Immokalee Road and exit 107 at Pine Ridge Road each have a figure in the table. Both figures run to points on the cross roads just east of the ramps. Vanderbilt Beach Road has no I-75 interchange, so it is not an exit.

Airports

Southwest Florida International Airport (RSW) is 28.3 route miles from the street point, and Naples Municipal Airport has its figure in the table. A buyer who travels often checks the airline schedule for the airport they plan to use.

Schools by address

Collier County Public Schools' address lookup for Raffia Preserve streets, run October 21, 2026 for the 2026-27 school year, assigned Vineyards Elementary, Oakridge Middle and Barron Collier High; assignment follows the street address and can change from year to year. The state graded each of the three schools A in every year from 2021-22 through 2025-26. Vineyards Elementary serves kindergarten through grade 5, Oakridge Middle grades 6 to 8 and Barron Collier High grades 9 to 12. Confirm any address with the district before you buy.

Nearby DRG community pages

Indigo Lakes adjoins Raffia Preserve. For other Naples neighborhoods, Domain Realty Group keeps pages for Olde Cypress and the Vineyards community, and the full set sits on the Naples communities page, with the wider Naples hub above it. Homes currently listed across Naples are on the property search.

How have the roads around Raffia Preserve in Naples changed?

Raffia Preserve in Naples sits west of Collier Boulevard and north of Vanderbilt Beach Road, so its road story is the Collier Boulevard corridor and the Vanderbilt Beach Road extension to the east. This section gives the opened phase with its date, the intersection work and what the changes do not settle.

Vanderbilt Beach Road extension, Phase One

Collier County opened Phase One of the Vanderbilt Beach Road extension east of Collier Boulevard to traffic on June 12, 2026, per Gulfshore Business, and the Collier Boulevard intersection was improved as part of that work. The same report describes a six-lane divided road with bike and pedestrian paths from east of Collier Boulevard to west of Wilson Boulevard, then two lanes east of Wilson to 16th Street Northeast.

The Collier Boulevard intersection

The report lists work at the Collier Boulevard intersection and at the Massey Street, Weber, Danbury and Douglas intersections along the new road. This page carries no turn-lane or signal detail, because the report gives none.

Collier Boulevard frontage

Raffia Preserve lies west of Collier Boulevard. Oakridge Middle, the Publix at The Shoppes at Pebblebrooke and NCH Emergency Department Northeast are all addressed on that road. The number of lanes along the frontage between Vanderbilt Beach Road and Immokalee Road is not confirmed for this page. Which road the community entrance opens onto: Information not available at time of publishing (checked 2026-11-01).

What the road changes do not settle

A new road segment says nothing about the price of any Raffia Preserve home, and no sale on this page is tied to it. Phase Two, east of 16th Street Northeast, was in final design when the report ran and carries no date here. Collier County's project pages and the county's road schedule are the places to confirm what is open on the day you drive it.

Who governs Raffia Preserve in Naples, and what does the association publish?

Raffia Preserve in Naples has one governing body, a master association that runs the clubhouse campus, the common areas and the recorded rules for all 363 homes. Its public website posts the recorded documents and the 2025 Rules but shows no assessment amount and no management company, so a buyer asks for those directly.

Raffia Preserve Master Association, Inc.

One association governs Raffia Preserve, the Raffia Preserve Master Association, Inc., under a Declaration recorded December 11, 2013 and eight recorded amendments from 2014 to 2019; its public website posts those documents and the 2025 Rules and Regulations but no assessment amount and no management company name. The association keeps an on-site management office at the clubhouse campus. No separate neighborhood association appeared in any document read for this page.

The recorded Declaration and eight amendments

WCI Communities, LLC recorded the Declaration as declarant, and it runs 152 pages with the Articles and Bylaws. The First and Third Amendments cover irrigation, the Second the common-area legal description, the Fourth screen doors, the Fifth fuel storage, the Sixth vehicle numbers, and the Seventh and Eighth prohibited and motorized vehicles. Read the recorded Declaration and its eight amendments before you offer.

The 2025 Rules and Regulations

The association approved its 2025 Rules and Regulations on May 29, 2025. They set clubhouse and amenity hours and an owner conduct code, and a Rules Addendum, revised in March 2022, restates street parking, golf cart, moving container and garbage rules. They do not change the leasing minimums. A drone policy dated February 2026 requires the association's authorization for commercial drone work and written Board authorization to launch from common areas.

Management company: not published

The public pages name an on-site management office at the clubhouse but no management company, checked November 1, 2026. The estoppel certificate for a sale lists the current contact, and the seller or title agent can say who handles assessment requests today.

No community development district

A community development district adds its own assessment to the county tax bill, usually as a non-ad valorem line. The 2026 roll lists ten taxing authorities for Raffia Preserve homes, and none is a district of that kind. The recorded Declaration package names none either. Confirm the point on the tax bill for the home under contract.

Questions to put to the association

Ask, through the seller or your agent, for written answers on the current assessment and how it is billed, the budget and reserve schedule, any special assessment planned or pending, any resale charge, the management contact, how entry works, and the current Rules Addendum. Domain Realty Group agents can send the request and track the reply. Ask for the reply before the inspection period ends.

What rules apply when you buy or lease in Raffia Preserve, Naples?

The rules for buying or leasing in Raffia Preserve, Naples, come from the recorded Declaration, its eight amendments and the 2025 Rules, and they are specific. Leases need written approval and run at least 30 days. A sale needs advance notice to the association. Pets, vehicles and exterior changes each have a written limit.

Leasing under Section 23.12

Section 23.12 of the recorded Declaration allows Raffia Preserve leases of at least 30 consecutive days, no more than 2 leases in any 12 consecutive months, whole homes only, each with the association's prior written approval, and none of the eight amendments changed those terms. The association may bar leasing while an owner is behind on assessments.

Association approval of a sale

A sale follows the same notice path as a lease. The owner gives the association written notice with the contract, and the Declaration asks for that at least 15 days before closing. The association acts within 15 days of a complete package or approval is presumed. It also holds a right to supply an alternate buyer or to buy on the same terms. Homes are shown by prior appointment only, and the Declaration bars for-sale signs.

Pets

The Declaration allows up to 3 commonly accepted household pets per home. Pets stay on a leash outside the home, cannot be left unattended on a lanai and cannot stay outdoors overnight. The Rules Addendum keeps pets 25 feet from the pool enclosure, and the Board can order a nuisance animal removed within 48 hours.

Driveways and vehicles

Under the Sixth Amendment recorded July 3, 2018, a Raffia Preserve driveway may hold 2 vehicles overnight on a lot with a 2-car garage and 3 on a lot with a 3-car garage; private golf carts are barred (Sec. 6.7.7), and the Declaration allows up to 3 household pets (Sec. 6.10.1). Street parking is not allowed, and the Rules Addendum says vehicles can be fined or towed.

Golf carts and motorized scooters

None of the eight amendments touched the golf cart ban, and the Rules Addendum restates that carts are prohibited and subject to fines. The Seventh Amendment, recorded February 13, 2019, bars motorized scooters, skateboards, all-terrain vehicles and similar unlicensed electric or gas vehicles on common property. The Eighth Amendment, recorded March 25, 2019, carves out mobility and accessibility devices.

Boats, trailers and commercial vehicles

Boats, jet skis, wave runners, trailers of any kind, campers, motor homes, mopeds, buses and limousines are allowed only fully inside a closed garage, under Section 6.7.6 as restated in 2019. Lettered commercial vehicles are limited to 4 hours a day, moving containers in a driveway to 7 days with advance approval, and moving trucks to 6 hours.

Architectural review, shutters and screen doors

The Architectural Review Committee approves exterior changes, including paint, enclosures, solar energy devices and satellite dishes. Hurricane shutters need prior approval, may be closed only ahead of severe weather and must come down within 3 days after it passes. The Fourth Amendment approved plain and matching-color screen doors and barred garage door screens. Perimeter lot fencing is not permitted.

Generators and fuel storage

The Fifth Amendment, recorded October 26, 2017, allows up to 5 gallons of fuel per lot for emergencies or lawn equipment. It also allows buried propane or natural gas tanks for standby generators or outdoor kitchens, with prior written committee approval and approval from the government agencies involved. Small grill tanks are allowed, and all tanks stay hidden from view.

What are Raffia Preserve HOA fees, and what does a buyer pay each year?

Raffia Preserve in Naples has an annual assessment set by the association's Board from a yearly budget, but the amount is not published on any public page. This section shows what the recorded documents say, one dated table of listing-agent entries, and the other yearly costs a buyer should price before an offer.

Raffia Preserve HOA fees: not published by the association

Raffia Preserve HOA fees are not published by the association, so no dues figure on this page is stated as fact; the only fee figures shown are listing-agent entries from the October 29, 2026 export, in one table marked as supporting data. The Declaration sets the assessment through a Board-adopted annual budget (Sec. 16.3) and starts it on a home once a certificate of occupancy exists. Checked November 1, 2026: not published by the association.

MLS fee fields from the October 29, 2026 export

We tracked the fee fields on every Raffia Preserve row of the Southwest Florida MLS. Data updated: October 2026. The table shows listing-agent entries only, as supporting data, and never the association's rate.

Southwest Florida MLS, as entered by listing agents, export of October 29, 2026:

Set MLS rows HOA fee annualized (MLS: filled, median, range) Total annual recurring (MLS: filled, median, range)
MLS all Raffia Preserve rows 32 15, $4,676 (n 15), $4,676 to $4,756 32, $4,676 (n 32), $4,488 to $4,756

The first fee column reads as 15 rows with an HOA entry and the second as all 32 rows with a recurring-cost total.

What a fee field may include

A listing agent types each fee entry, and nothing in the export says what it covers. It may reflect the base assessment alone, or add a master association line, a transfer charge or another recurring cost. Treat it as a pointer to ask about, never a quote. The estoppel certificate and the association's budget settle what the assessment pays for.

Irrigation in the Declaration

Section 3.1.1 gives the association an underground irrigation system fed by the community lakes, so a buyer does not drill a well, and private sprinkler systems and pumps drawing on the lakes are barred (Secs. 6.17 and 6.18). The First Amendment extended the association's line maintenance to a new exhibit area, and the Third Amendment made the association responsible for all irrigation heads inside each lot. The owner keeps the lines inside the lot except where an amendment says otherwise.

Insurance as an annual cost

Plan for homeowners insurance as a yearly cost that the sources read here cannot price, and for flood insurance if your lender requires it, as the flood section below explains. Section 6.21 of the Declaration bars anything that raises the association's own insurance cost. Ask for quotes by address, with the roof and opening details from the seller.

The non-ad valorem line and utilities

The county roll shows one flat non-ad valorem charge on every home, covered under taxes below. The line's name is not confirmed here, so a buyer checks the tax bill. Water, sewer, electric, internet and trash billing arrangements were not covered by the sources read, so ask the seller for recent bills.

What does a buyer pay once at purchase in Raffia Preserve, Naples?

A buyer in Raffia Preserve, Naples, pays closing costs common to any Florida purchase, plus a small set of items tied to the recorded Declaration. The association may charge a capped transfer fee, an estoppel certificate is ordered during the contract, and the builder-era capital contributions do not apply to a resale as recorded.

Estoppel certificate

The estoppel certificate is the association's written statement of what is owed on the home, ordered by the title agent from the association or its manager. No fee figure appeared in the sources read, so none is printed here. Order it early, because the association's turnaround affects the closing date, and read it for unpaid balances and any pending special assessment.

Transfer fee cap

The Declaration (Secs. 23.12.2 and 23.12.3) asks for written notice to the association at least 15 days before a sale closes and caps the transfer fee at $100 or as law allows, and its capital contributions (Sec. 16.14.1) apply to each home's first sale from the builder only. The cap is a ceiling, not a promise that a fee is charged, so ask the association what it charges today.

Capital contributions at the builder's first sale

Section 16.14.1 of the recorded Declaration set two contributions at the closing of the builder's first sale of a home, each equal to two months of the General Assessment: one for operations and one for landscaping. No amendment adds a resale contribution. This page prints no dollar figure for them, and a buyer should ask the association about any current resale charge before relying on that reading.

Documentary stamp tax on the deed

Florida charges 70 cents per $100 of the price on a deed under s. 201.02. At the county T12 median price of $790,000, that is $5,530. Local custom in Southwest Florida puts deed stamps on the seller, but the contract decides who pays. Mortgage stamp tax and the intangible tax on a new loan are separate, and the title agent calculates them.

Title, survey and inspections

Budget for title insurance and settlement fees through the title agent, and decide on a survey. Order a general home inspection, a wind mitigation and roof inspection, and a check of permits for any pool, spa or enclosure. Ask the seller for any elevation certificate on file.

Closing timeline

Work backward from the closing date. The seller supplies the disclosure summary before the contract is signed. The owner's notice to the association goes out at least 15 days before closing, the title agent orders the estoppel certificate during the contract period, and the buyer lines up insurance before the lender's deadline. Search current Naples listings while you plan the timeline.

What are property taxes on a Raffia Preserve home in Naples?

Raffia Preserve in Naples has a single property tax setup, because all 363 single-family homes share one millage area. The county adds ten taxing authority lines for a combined rate, and a flat non-ad valorem charge sits on top. A buyer's first bill resets to the purchase-year value, so a seller's bill is only a loose guide.

Millage area 36

Every Raffia Preserve home sits in Collier County millage area 36 for 2026 at 10.3696 mills, including the Greater Naples Fire Rescue District at 2.0000 mills, with no community development district on the 2026 roll, and the roll shows a $269.77 non-ad valorem charge on each home. Mills are dollars of tax per $1,000 of taxable value.

Taxes table: the 2026 authority lines

The table lists each authority line on the 2026 county roll for millage area 36.

Taxing authority (2026 county roll, millage area 36) Mills
County 2026: General Fund 3.0107
County 2026: Water Management Fund (South Florida) 0.0948
County 2026: Big Cypress Basin 0.0978
County 2026: School Board (state law) 1.8990
County 2026: School Board (local board) 2.2480
County 2026: Collier Mosquito Control 0.1331
County 2026: Greater Naples Fire Rescue District 2.0000
County 2026: Unincorporated General MSTD 0.6844
County 2026: Water Pollution Control Program 0.0246
County 2026: Conservation Collier 0.1772
County 2026 total, millage area 36 10.3696

Greater Naples Fire Rescue District

The fire and rescue line on a Raffia Preserve bill is an independent special district funded by its own millage, and the table shows its rate. It is the only fire district on the 2026 roll for these homes, so a buyer does not look for a second fire charge. In an emergency, call 911.

The non-ad valorem charge

Every home on the roll carries the same single non-ad valorem total, with no larger or unequal line beside it. That pattern fits a flat county service charge, though the line's name is not confirmed here. A district assessment would normally show as a second, larger line. Check the tax bill for the home you are buying.

Homestead and Save Our Homes

Florida's homestead exemption takes $25,000 off all levies, and for 2026 an additional exemption of up to $26,411 applies against non-school levies. On the roll, 274 of 363 homes carry homestead. Save Our Homes limits yearly growth in assessed value to the lower of 3 percent or inflation, and the 2026 cap is 2.7 percent. A buyer applies by March 1, and may port savings within limits.

Why a current bill is not your bill

The 2026 median total bill on the county roll is $5,349.47, but that figure reflects each owner's capped value and exemptions. A purchase resets the assessment toward the price, and the seller's capped value does not transfer. For a closer estimate, use the worked examples below, then ask the Collier County Property Appraiser's office about the parcel. Compare how bills differ across Naples communities.

What do worked cost examples show for a Raffia Preserve home in Naples?

The worked examples show what a Raffia Preserve home in Naples could owe each year in county tax at three county price points. They apply the 2026 roll rates to the price, with and without homestead. They are an illustration, not a bill, and exclude association assessments, insurance and every other yearly cost.

How the examples are built

Each row takes a price from the county's recorded sales in the 12 months to August 31, 2026, the low, the median and the high. Taxable value equals the price, the ad valorem tax uses the full 10.3696 mills, and the roll's flat non-ad valorem charge is added. The last column subtracts the homestead exemption from the ad valorem part.

Example (an illustration, not a bill; county roll rates, taxable value equals the price) Price used Ad valorem Non-ad valorem Total With homestead
County T12 low $570,000 $5,910.67 $269.77 $6,180.44 $5,756.85
County T12 median $790,000 $8,191.98 $269.77 $8,461.75 $8,038.16
County T12 high $1,285,000 $13,324.94 $269.77 $13,594.71 $13,171.12

A home at the county T12 low

At the county's lowest recorded price in that window, the ad valorem tax is $5,910.67 and the total with the flat charge is $6,180.44. With homestead, the total falls to $5,756.85. The low price is one sale, so it marks the bottom of the window, not a typical home.

A home at the county T12 median

At the median price in the same county window, the ad valorem tax is $8,191.98 and the total is $8,461.75. With homestead it is $8,038.16. The county window holds 18 qualified sales, and a purchase at a different price moves the result in proportion.

A home at the county T12 high

At the highest price in that county window, the ad valorem tax is $13,324.94 and the total is $13,594.71. With homestead it is $13,171.12. The flat non-ad valorem charge is the same on every row, so the gap between rows comes from the price alone.

Adding a homestead exemption

Homestead takes two steps. The first $25,000 comes off at the full rate of 10.3696 mills, which removes $259.24 of tax. The additional $26,411 comes off against the non-school mills only, which removes $164.35. Together the two steps remove $423.59 from every row, which is why the last column sits that far below the total.

What the examples leave out

The examples leave out association assessments, homeowners and flood insurance, utilities, any millage rate after 2026 and any cap on assessed value after the first bill. They also leave out the transfer fee, the estoppel fee and closing costs. They show county tax only, and a real bill follows the Property Appraiser's value.

Is Raffia Preserve in Naples in a flood zone, and how do storms and insurance work?

Raffia Preserve in Naples reads as a shallow-ponding flood zone at the four street points checked on October 21, 2026, and the result differs by lot. Flood insurance may be required by a lender, wind and roof details affect insurance, and ZIP 34119 has a storm claims history.

Zone AH at four street points

FEMA map checks at four Raffia Preserve street points on October 21, 2026 read Zone AH, a shallow-ponding flood zone; the zone varies by lot because house pads can sit higher than streets, so the lot's elevation certificate and your lender's flood determination decide. The checks used street points, so they describe streets, not any one pad.

What Zone AH means

Zone AH is a special flood hazard area with a 1 percent annual chance of shallow flooding, usually ponding of 1 to 3 feet, and a published base flood elevation. The cause is rain collecting on flat ground, not coastal surge. A federally backed mortgage on a building in that zone requires flood insurance unless a letter of map amendment removes the structure, and a lender may ask for it anyway.

Elevation certificates and map amendments

An elevation certificate records a building's lowest floor against the base flood elevation, and it can support a letter of map amendment that removes a home from the hazard area. Pads can sit above street level, which is why streets and homes may read differently. Ask the seller for any certificate or amendment on file. This page did not check for any on Raffia Preserve lots.

Preliminary map changes

Collier County opened a 90-day appeal period for proposed flood maps on August 19, 2026. This page makes no claim about the outcome or about how any Raffia Preserve street or lot would be mapped under a new version. Your lender's flood determination for the exact address decides, and it should name the map in force on the closing date.

Evacuation zone

Collier County's records place Raffia Preserve in evacuation Zone E (county layer read October 21, 2026). An evacuation zone is a storm surge planning tool and is separate from the flood zone on an insurance map. Confirm the zone for a specific address on the state lookup page before hurricane season.

Storm history in ZIP 34119

In ZIP 34119, 78 flood insurance claims followed Hurricane Irma in 2017, and between 11 and 13 followed Hurricane Ian in 2022. Those are ZIP-wide counts, never a Raffia Preserve figure. Flooding reported along the Vanderbilt Beach Road corridor in the later storms was at the coast. No report of flooding inside Raffia Preserve was found in the sources checked.

Roof replacement and insurers

Homes here were built from 2014 to 2020, so original roofs are about 6 to 12 years old in 2026. Florida law, s. 627.7011, bars an insurer from refusing to issue or renew a policy solely because a roof is under 15 years old. If a roof is original, that 15-year line arrives between 2029 and 2035. A county permit search by address shows whether a roof was replaced.

Wind mitigation inspection

Ask the seller for a current wind mitigation form, the Uniform Mitigation Verification Inspection, which is valid for up to five years if nothing material changes. It scores roof covering, roof deck attachment, roof-to-wall connection, roof shape, secondary water resistance and opening protection. Insurers must file credits for qualifying features, and the amount depends on the carrier, so order the inspection during the contract period.

What does Florida HOA law require when you buy in Raffia Preserve, Naples?

Florida's Chapter 720 sets the HOA rules a buyer in Raffia Preserve, Naples, meets: a disclosure summary before the contract, an estoppel certificate before closing, and a website for documents. Unpaid assessments can become a lien on the home. This section describes the law in plain terms and is not legal advice.

The disclosure summary, s. 720.401

On a Raffia Preserve resale, s. 720.401 requires the seller to give the buyer a disclosure summary before the contract is signed, stating that the buyer must join the association and pay its assessments; if it comes after signing, the buyer may cancel within 3 days of receiving it or before closing, whichever comes first.

Estoppel, s. 720.30851

Under s. 720.30851, the association issues an estoppel certificate that states what is owed on the home at closing, and the buyer's title agent orders it during the contract period. Read it line by line for unpaid assessments, late charges, fines and any assessment adopted but not yet billed.

Document posting for 100-parcel associations

Florida law, s. 720.303(4)(b)1, requires an association with 100 or more parcels to post its governing documents on a website or app. The association has well over 100 parcels, and its public documents page is consistent with the rule. The site posts the Declaration, amendments, Rules and drone policy, but not a budget.

Unpaid assessments and the buyer

The disclosure summary states that failure to pay assessments could result in a lien on the home. The Declaration adds an administrative late fee of $15 and a $25 processing fee on a returned payment, and its Bylaws cap fines at the greater of $100 per violation or the statutory maximum, with 14 days of written notice. Have any balance paid at closing from the estoppel figures.

This page is general information drawn from recorded documents and Florida statutes read on November 1, 2026. It does not replace advice from a Florida real estate attorney or your title agent. We found no separate 2025 HOA reform act in the statute histories read. For a contract question, ask your attorney, or contact Domain Realty Group to line up the right professionals.

How do Raffia Preserve home prices in Naples compare with nearby communities?

Raffia Preserve homes in Naples recorded 18 sales at a $790,000 median in the 12 months to August 31, 2026, according to Collier County deeds, and the table below sets that county median beside eight nearby single-family communities over the same window. Each row compares single-family homes with single-family homes only.

County peer table: single-family homes

Linked peer pages

Six of the peers have Domain Realty Group pages: Indigo Lakes, Island Walk, Vanderbilt Country Club, Ibis Cove, Heritage Greens and Saturnia Lakes.

How to read a peer median

A median is the middle sale, so a few deeds can move it, and several peer rows rest on fewer than 10 sales. Raffia Preserve's own row rests on 18. The communities differ in lots, associations and amenities, so the table ranks nothing.

Peer pages

Bristol Pines and Pebblebrooke Lakes each have their own Domain Realty Group page. Bristol Pines and Vanderbilt Country Club sit in ZIP 34120; the rest share ZIP 34119.

Building years side by side

The year built ranges come from the same county roll. Island Walk runs 1998 to 2004, Saturnia Lakes 2001 to 2006 and Bristol Pines 2006 to 2016, while Raffia Preserve spans 2014 to 2020, the newest range in the table.

Which names get confused with Raffia Preserve in Naples?

Raffia Preserve in Naples shares words with other places. The VeronaWalk Palermo replat in East Naples, the raffia palm and the raffia craft fiber, and any other street or building named Raffia are different from this community, so none of their sales, listings or records sit in any figure on this page.

The VeronaWalk replat with a similar name

VeronaWalk is a separate community in East Naples, and its replat carries a county plat number outside the four Raffia Preserve plats (585260, 585270, 585280 and 585285). Six export rows at Bella Vita and Verona Walk addresses are left out of every count.

The zoning layer's planned-unit name

Collier County's zoning layer names the land under Raffia Preserve Palermo Cove RPUD (Ordinance 06-30); the ordinance text was not read for this page, and the name has nothing to do with the Palermo replat in VeronaWalk.

Raffia palm and raffia craft

Raffia palm is a plant and raffia is a craft fiber, so a search on those words brings back garden and craft results. Raffia Palm Circle and Raffia Drive are two of the community's eight streets, so check the plat name and ZIP 34119 on any record.

Neighbors that are different communities

Indigo Lakes adjoins Raffia Preserve and has its own plats and sales record. Black Bear Ridge, Sonoma Oaks and Meadowood sit nearby as separate communities, and this page names them without pricing any.

How do you buy a home in Raffia Preserve, Naples, step by step?

Buying in Raffia Preserve, Naples takes four steps: set a search and read the active rows, read the disclosure summary and the recorded documents, order the estoppel, inspections and flood documents, then send the association notice, insure and close. Each step below names who holds the document.

Step 1: set a search and read the active rows

Save a search and get new listings by email, then name the price range you would act on. Read each active row's bedrooms, baths, MLS living area and days on market, and remember that county heated area can miss a second floor.

Step 2: read the disclosure summary and the recorded documents

Request the HOA disclosure summary early: s. 720.401 makes the seller provide it before you sign, and it confirms that membership and assessments are mandatory. Next, the title company or the seller can supply the recorded Declaration with its eight amendments, and the association posts its 2025 Rules and Regulations online for anyone to read.

Step 3: order the estoppel, inspections and flood documents

Request the estoppel certificate early; s. 720.30851 governs it, and your title agent orders it during the contract period. Order a general inspection with wind mitigation and ask for roof and air conditioning dates. With Zone AH at four Raffia Preserve street points, ask for the lot's elevation certificate.

Step 4: send the association notice, insure and close

The Declaration asks for written notice to the association at least 15 days before closing. Collect wind and flood insurance quotes before the inspection period ends. At closing, your lender's flood determination, the title commitment, prorated 2026 taxes and the estoppel figures settle the final numbers.

Frequently Asked Questions about Raffia Preserve homes for sale in Naples

Where is Raffia Preserve in Naples, FL?

Raffia Preserve is in North Naples, ZIP 34119, west of Collier Boulevard and north of Vanderbilt Beach Road. The 2026 county roll places it outside any city limit, in unincorporated Collier County, on 406 parcels under four recorded plats; the association describes a 184-acre community.

Is Raffia Preserve in the City of Naples?

Raffia Preserve has a Naples address and ZIP code 34119 but sits in unincorporated Collier County, not the City of Naples. The 2026 county roll shows no municipal taxing line for its homes, so Collier County, not the city, is the local government on the tax bill.

How many homes are in Raffia Preserve, Naples?

The 2026 county roll lists 363 single-family homes in Raffia Preserve, each on its own lot, plus 43 common tracts for lakes, preserve land, open space, roads and the clubhouse. That makes 406 parcels on four plats, and Tamarind Way is the largest street at 83 homes.

Does Raffia Preserve have an entry gate?

Raffia Preserve's association pages and its 2025 Rules and Regulations say nothing about an entry gate, so this page makes no claim about how entry works. The recorded Declaration lists access gates among permitted features, which does not describe what was built. Ask the association before closing.

What do Raffia Preserve homes in Naples sell for?

Collier County recorded 18 Raffia Preserve sales at a $790,000 median in the 12 months to August 31, 2026, from $570,000 to $1,285,000. Separately, the October 29, 2026 export showed 20 closings at a $827,500 MLS median, a different record set with its own dates.

How many bedrooms do Raffia Preserve homes have?

Raffia Preserve's 32 rows in the October 29, 2026 export show 3 bedrooms plus den on 13, 4 bedrooms on 8, 6 or more bedrooms on 3, 5 bedrooms on 3, 5 bedrooms plus den on 3, 4 bedrooms plus den on 1 and 3 bedrooms on 1. The export has no stories or garage field.

Raffia Preserve's county heated area median is 2,233 sq. ft. on the 2026 roll, from 1,273 to 2,886, though on many two-story plans the county area appears to count one floor only. The October 29, 2026 export shows an MLS living area median of 2,378 sq. ft. on 32 rows.

How should I compare price per foot in Raffia Preserve?

Raffia Preserve price per foot reads best per MLS living area: the October 29, 2026 export shows a $315 median per MLS living sq. ft. on 20 closings. Heated area on the county roll can hold one floor of a two-story plan, so county per-foot figures run higher and sit only in tables.

When were Raffia Preserve homes built?

Raffia Preserve's homes were built from 2014 to 2020 on the 2026 county roll, with a median year built of 2017. By roll year built, 154 date to 2014 through 2016, 206 to 2017 through 2019 and 3 to 2020. A later year on a pool, deck or screen row is never a year built.

Who built Raffia Preserve in Naples?

Raffia Preserve's declarant is WCI Communities, LLC, which recorded the Declaration on December 11, 2013, and Lennar completed its purchase of WCI on February 10, 2017. The county deed file shows no builder-direct sale in the 12 months to August 31, 2026, so homes now come to market as resales.

Do Raffia Preserve homes have pools?

The 2026 county roll shows a pool row on 248 of 363 Raffia Preserve homes, a spa row on 167 and a screen enclosure on 269. These are county appraisal rows, not listing claims, and the export has no pool field, so confirm any single home's pool on its listing.

What amenities does Raffia Preserve have?

Raffia Preserve's association pages list a 2.4-acre clubhouse campus with a pool, a fitness area, a basketball court and a playground. Hours under the 2025 Rules: clubhouse 9 a.m. to 12 a.m. unless reserved, fitness center 5 a.m. to 12 a.m., and pool, basketball court and playground dawn to dusk.

Is there a golf course in Raffia Preserve, Naples?

Raffia Preserve has no golf course, and the association lists no golf, tennis or pickleball. Its amenity campus is a clubhouse, pool, fitness area, basketball court and playground. Golf clubs elsewhere in Collier County set their own terms, so ask each club directly.

What are Raffia Preserve HOA fees?

The Raffia Preserve assessment is not published by the association (checked November 1, 2026), so this answer states no fee. The HOA section of this page shows listing-agent fee entries from the export in one supporting row. Request the budget and current assessment in writing before you offer.

Is there a capital contribution when you buy in Raffia Preserve?

Raffia Preserve's recorded Declaration (Sec. 16.14.1) sets two capital contributions, each equal to two months of the General Assessment, at each home's first sale from the builder only. No recorded amendment adds a resale contribution, so ask the association about any current resale charge.

Can you rent out a home in Raffia Preserve?

Raffia Preserve allows leasing within limits. Under Section 23.12 of the recorded Declaration, a lease must run 30 consecutive days or longer, a home can be leased no more than twice in 12 months, only whole homes qualify, and the association must approve each lease in writing first.

How many pets are allowed in Raffia Preserve?

Raffia Preserve's recorded Declaration allows up to 3 household pets (Sec. 6.10.1). For any other pet term, read the Declaration, its eight amendments and the 2025 Rules and Regulations, and ask the association about current wording before you rely on a listing remark.

Read the Declaration and both amendments on the association's website.

Is there a CDD in Raffia Preserve, Naples?

The 2026 county roll lists no community development district for Raffia Preserve, which means its tax lines carry no CDD assessment. What every home does show is a $269.77 non-ad valorem charge; check the name of that line on the actual tax bill before treating it as any particular kind of fee.

What are property taxes in Raffia Preserve, Naples?

Raffia Preserve homes share Collier County millage area 36 for 2026, which totals 10.3696 mills. The median 2026 total bill on the county roll is $5,349.47, which is context only because values reset at purchase. Ask your lender for an estimate on a specific home.

Which fire district serves Raffia Preserve?

The Greater Naples Fire Rescue District serves Raffia Preserve on the 2026 county roll and levies 2.0000 mills as its own line within millage area 36. That is a tax line on the bill, not a promise about any service. Call 911 in an emergency.

What flood zone is Raffia Preserve in?

FEMA map checks at four Raffia Preserve street points on October 21, 2026 read Zone AH, a shallow-ponding flood zone. The zone varies by lot, because house pads can sit higher than streets, so the lot's elevation certificate and your lender's flood determination for the exact address decide.

Which schools are assigned to Raffia Preserve addresses?

Collier County Public Schools' address lookup, run October 21, 2026 for Raffia Preserve streets and the 2026-27 school year, assigned Vineyards Elementary, Oakridge Middle and Barron Collier High. How far is Raffia Preserve from the beach and the hospitals?

Raffia Preserve is 8.9 route miles from Vanderbilt Beach at the Gulf end of Vanderbilt Beach Road, 8.5 route miles from NCH North Naples Hospital and 5.6 route miles from Physicians Regional Medical Center, Pine Ridge, by the Domain Realty Group route table, free-flow, from one Raffia Palm Circle street point. Call 911 in an emergency.

How does Raffia Preserve compare with nearby communities?

The county peer table higher up this page sets Raffia Preserve beside eight nearby single-family communities, all measured on county deeds for one shared 12-month window. Home counts, year built ranges, sale counts and medians sit in adjacent columns there, which is the right place to compare them.

What disclosure does a Raffia Preserve buyer get under Florida law?

Before a Raffia Preserve buyer signs, s. 720.401 puts a disclosure summary in the seller's hands to deliver. That page tells the buyer that membership in the association is mandatory and that assessments are owed. A summary handed over after signing lets the buyer cancel within 3 days of receipt or before closing. This is not legal advice.

What does a buyer need before making an offer in Raffia Preserve?

Before you offer on a Raffia Preserve home, line up pre-approval, the seller's disclosure summary, the recorded Declaration and its amendments, an estoppel request, a general inspection with wind mitigation, the lot's elevation certificate and insurance quotes. Plan for the association's 15-day notice before closing.
