What should Pebblebrooke Lakes home buyers in Naples, FL know first?

Know first that Pebblebrooke Lakes is two products, not one: single-family homes and Nottingham condominium units. Each has its own county records, its own MLS figures and its own sale history, so this page states every price with its product, its data set and its window, and never blends the two.

Two products: single-family homes and Nottingham condominium units

We write for buyers starting a search in North Naples, so this page sits inside our wider Naples community guide, where other neighborhoods are laid out the same way. Within Pebblebrooke Lakes, the most useful habit is to search one product at a time.

The single-family homes sit on five county plats. The condominium units sit on one condominium number of their own and belong to a separate condominium. When you read a price on this page, check which product it names and whether it comes from county deed records or the MLS export.

County and MLS figures at a glance

The table gives the headline counts and medians for each product side by side. County figures come from recorded deeds, and MLS figures come from the SWFLA MLS export dated October 29, 2026. They are different sets with different windows, so read across a row, never down a column.

Product Homes on the 2026 roll Year built Median county base area County deeds, September 2025 through August 2026 County median MLS closings, October 29, 2025 to October 29, 2026 MLS median
Single-family homes 298 1998 to 2004 2,190 sq ft 14 $632,000 11 $624,000
Nottingham condominium units 52 2000 to 2004 1,800 sq ft 3 $375,000 3 $375,000

The condominium row rests on only 3 county deeds and 3 MLS closings, so treat it as a description of those few sales, not as a price for the building. Later sections explain each column, show every deed and give the longer windows.

The associations and their dues

Pebblebrooke Lakes has more than one association to read about. The HOA section further down this page names them from the county roll and the condominium record and says what each one holds. For now, the point for a buyer is the dues. Neither association publishes them, so they are not published on this page either.

Ask each association for its current amount, and for the governing documents, before you sign a contract. If you want help sending those requests, contact our team.

Taxes and flood at a glance

Pebblebrooke Lakes is in unincorporated Collier County, so its property tax bill follows the county's millage for the area rather than a city's. A later section works through two examples, one for each product, using the county sale medians as the starting point.

Flood is a question for each address, not for the community as a whole. Read the address on the FEMA Flood Map Service Center and ask the seller for any elevation certificate. The flood and insurance sections later in this page lay out the steps.

What homes are for sale in Pebblebrooke Lakes, Naples, right now?

The SWFLA MLS export dated October 29, 2026 lists 4 active single-family homes and no active Nottingham units in Pebblebrooke Lakes, with 1 Nottingham unit pending and no single-family home pending. Listings change daily, so use the live searches below for what is on the market today.

Search the live listings

These searches are limited to Pebblebrooke Lakes by name and by map area, and they show listings for sale sorted from the highest price to the lowest. Open the one that fits your search.

If a search returns nothing, that is a real result for the day, not an error. Single-family homes and Nottingham units both appear in these searches, so check the property type on each listing before you compare prices. You can also browse every listing we show across Southwest Florida on our property search page.

Active and pending in the October 29, 2026 export

In the October 29, 2026 export, the four active single-family listings sat on Burnt Pine Dr, Skipping Stone Ln and Hollow Brook Cir, with two of them on Burnt Pine Dr. No single-family home was pending. On the condominium side, no unit was active and one unit on Big Acorn Cir was pending with contingencies.

A pending listing has an accepted contract but has not closed, so it may return to the market. We print no asking prices from the export here; the live searches above show the current asking price for every listing.

The two price links split the search at one price, the figure named in their anchor text, so you can open the lower band or the upper band on its own. Both products can show up in either band, so read the property type on each result.

If you are searching for a single-family home, open both bands, since single-family county sales on this page sit on both sides of the split. For a home you already own here, a price opinion from our team starts with the home valuation request.

What is Pebblebrooke Lakes in Naples, FL, and where is it?

Pebblebrooke Lakes is a community of single-family homes and the Nottingham at Pebblebrooke Lakes condominium in North Naples, Naples, FL 34119, in unincorporated Collier County, east of I-75 off Collier Blvd just south of Immokalee Road. Its homes sit on six county numbers, along their own streets.

The six county numbers and the parcel count

On the 2026 Collier County roll, the six Pebblebrooke Lakes county numbers hold 401 parcels: the five single-family plats hold 349, the 298 single-family homes and 51 common and tract parcels, and the condominium number 525300 holds the 52 Nottingham units.

The five single-family plats are 540420, 540425, 540428, 540430 and 540440, one for the first phase and one for each later phase on the record. On the 2026 roll, 540420 holds 135 parcels, 540425 holds 2, 540428 holds 103, 540430 holds 84 and 540440 holds 25. Those counts include the common and tract parcels as well as the homes, so they are parcel counts, not home counts.

The common and tract parcels carry no home. They include the road, water and open tracts on the roll. The roll shows no private vacant lot on any of the five plats, so every buildable single-family lot already carries a home.

The streets of Pebblebrooke Lakes

Burnt Pine Dr carries 158 of the 298 single-family homes, and the other single-family streets are Hollow Brook Cir, Skipping Stone Ln, Spider Lily Ln, Sweet Bay Ln, Backwater Ct, Silk Oak Ln, Shellstone Ct and Pebblebrooke Dr.

The 52 Nottingham units sit in 13 buildings of 4 units each on Big Acorn Cir.

On the roll, no Pebblebrooke Lakes street is shared with Indigo Lakes or Indigo Preserve, which helps when you read an address. A later section breaks county figures out by street and by condominium building, in tables, so you can see how each street's own sales read without mixing in the rest.

Indigo Lakes next door, a separate community

Indigo Lakes, which adjoins Pebblebrooke Lakes, is a separate community with its own county numbers, and its homes are not counted here.

No Indigo Lakes sale, size or year built is part of any Pebblebrooke Lakes figure on this page. Indigo Preserve is also a different community and is not counted here. If a listing says it is in one of those communities, read it as that community, not as Pebblebrooke Lakes, and check the county number on its tax record before you compare its price with anything on this page.

Unincorporated Collier County

Pebblebrooke Lakes is not inside the Naples city limits. Naples is the postal name in the address, and 34119 is the ZIP code, but the homes sit in unincorporated Collier County. County government, not a city council, handles zoning, permits and code matters for these homes.

That shows up on the tax bill, which carries county and district lines and no city line, and in the permit office you would use for a remodel. The Collier County Property Appraiser keeps the roll, and the Clerk keeps the recorded deeds.

What have single-family homes in Pebblebrooke Lakes sold for in county records?

Collier County deed records show 14 qualified single-family sales in Pebblebrooke Lakes at a median of $632,000 ($415,000 to $845,000) from September 2025 through August 2026. Every deed in this section sits on the five single-family plats, with no condominium deed mixed in.

Single-family sales, September 2025 through August 2026

The window runs from September 1, 2025 through August 31, 2026, the last twelve full months of recorded deeds when this page was built. A qualified deed is one the county treats as an open market sale; transfers between relatives, to a trust or by a lender are left out by that test, and no such deed is counted here.

With 14 deeds, the count is even, so the median is the midpoint of the two middle sales and need not match any single deed. The range runs from the lowest recorded price to the highest in the window. Neither adjusts for size or condition.

The prior 12 months for single-family homes

In the prior 12 months, September 2024 through August 2025, county deed records show 7 single-family sales at a median of $675,000.

Seven deeds is a small count, and a median that rests on seven sales can shift a long way with one or two larger homes in the mix. Putting the two windows side by side tells you which sales happened to record in each year; it does not tell you what any one home is worth now, and it is not a forecast. The window table below gives every 12-month set back to September 2021.

Sixty months of single-family sales

Over 60 months, September 2021 through August 2026, county deed records show 50 qualified single-family sales at a median of $644,500.

The longer window takes in many more deeds, so a single high or low sale moves the median less than it does in a 12-month window. Use it as the steadier reference point for single-family homes, and use the 12-month table for the year by year detail.

Every single-family county sale from September 2025 through August 2026

We tracked every qualified county deed on the six Pebblebrooke Lakes county numbers from September 2021 through August 2026 and kept single-family homes and Nottingham units in separate tables.

County deed, May 2026 $640,000 2001 2,276 sq ft Burnt Pine Dr

Each row is one recorded deed, listed by the month it recorded, not the month the contract was signed. We print the street, not the house number. Some of the higher prices sit beside smaller base areas, a reminder that base area is one measure only and the roll does not record condition or updates.

Single-family sales by 12-month window

County window, single-family homes Deeds Median Range
County 2021-09 to 2022-08 10 $625,000 $415,000 to $840,000
County 2022-09 to 2023-08 11 $550,000 $387,500 to $789,000
County 2023-09 to 2024-08 8 $755,500 $570,000 to $885,000
County 2024-09 to 2025-08 7 $675,000 $440,000 to $865,000
County 2025-09 to 2026-08 14 $632,000 $415,000 to $845,000

Each window runs from September through the following August, so the last row matches the 12-month figures above and the five rows together make up the 60-month set. The deed counts differ from window to window, and a window with fewer deeds carries a median that leans more on which homes happened to sell. Read the count before the median in every row.

What have Nottingham condominium units in Pebblebrooke Lakes sold for in county records?

From September 2025 through August 2026, county deed records show 3 qualified Nottingham condominium sales at a median of $375,000 ($363,500 to $375,000), a median that rests on 3 deeds. These are the condominium deeds alone, kept apart from the single-family homes on every line.

Nottingham sales, September 2025 through August 2026

The window is the same as for the single-family homes, September 1, 2025 through August 31, 2026, and the same qualified deed test applies. All three deeds sit on the condominium number and on Big Acorn Cir. One recorded in December 2025 and two in June 2026.

The units in the condominium come in more than one size on the county roll, and the three deeds in the window include both a unit at the median base area and a larger unit. The table below lists each deed with its year built and base area, so you can see which size sold at which price before you compare a listing with them.

Reading a thin count

Three deeds make a thin count. With three sales, the median is simply the middle one, and one more sale at either end of the range could move it a long way. A thin median describes those few sales; it is not a price for the building or for the condominium as a whole.

That is why this page keeps the count beside every condominium median and prints the longer windows next to it. When you weigh a listing, look at the individual deeds, the longer windows and the unit's own size, floor, layout and condition together.

The prior 12 months and sixty months for Nottingham

In the prior 12 months, September 2024 through August 2025, county deed records show 3 Nottingham sales at a median of $445,000.

Over 60 months, September 2021 through August 2026, county deed records show 13 qualified Nottingham sales at a median of $445,000.

The prior window is as thin as the current one, three deeds each. The 60-month figure rests on more sales, so it is the steadier reference for the condominium, though thirteen deeds over five years is still a small set. The two longer medians happen to match, which can occur in a small set and carries no special meaning.

Every Nottingham county sale from September 2025 through August 2026

Recorded Price Year built County base area Street
County deed, December 2025 $375,000 2003 1,800 sq ft Big Acorn Cir
County deed, June 2026 $363,500 2004 1,800 sq ft Big Acorn Cir
County deed, June 2026 $375,000 2002 2,394 sq ft Big Acorn Cir

Each row is one recorded deed on the condominium number, listed by the month it recorded. We print the street and leave out the unit numbers. The county base area for a condominium unit is the unit's own living area, with no lot; the land and the building structures are typically common elements under the condominium declaration.

Nottingham sales by 12-month window

County window, Nottingham units Deeds Median Range
County 2021-09 to 2022-08 3 $495,000 $485,000 to $505,000
County 2022-09 to 2023-08 2 n/a (list: $470,000, $425,000) $425,000 to $470,000
County 2023-09 to 2024-08 2 n/a (list: $450,000, $425,000) $425,000 to $450,000
County 2024-09 to 2025-08 3 $445,000 $335,000 to $460,000
County 2025-09 to 2026-08 3 $375,000 $363,500 to $375,000

Where a window holds only two deeds, the table lists both prices instead of a median, since a median of two sales says little more than the two prices do. Every window here holds three deeds or fewer, so read each row as a short list of sales, not as a measure of the whole condominium.

What does the MLS show about Pebblebrooke Lakes homes in Naples?

The SWFLA MLS export dated October 29, 2026 shows 11 single-family closings in Pebblebrooke Lakes at a median of $624,000 ($505,000 to $845,000) from October 29, 2025 to October 29, 2026, with 4 active listings and 0 pending. Condominium closings are reported separately below.

Single-family closings in the MLS export

The MLS count covers closed sales that a listing agent entered in the MLS, in a window that ends on the export date. That window ends about two months later than the county window, so it takes in closings from September and October 2026 that the county window does not, and it leaves out the earliest county months.

The MLS median is a separate figure from the county median and is never averaged with it. We use the MLS for what it adds: listings that are active or pending today and the closings that happened most recently. For the deed by deed record, use the county tables above.

Nottingham closings in the MLS export

The same MLS export shows 3 Nottingham closings at a median of $375,000 ($363,500 to $375,000) in that window, with 0 active listings and 1 pending.

The condominium figures here match the county figures for the same product, three sales with the same middle price and range. That happens when the same few sales sit in both sets, and it does not make the figure any less thin. With no active unit on the export date and one pending, check the live searches above for a unit listed since then.

Why county and MLS figures differ

County and MLS figures answer different questions. County deed records show every qualified sale that recorded, whether or not it was ever listed in the MLS. The MLS export shows only sales that went through the MLS, entered by the listing agent, and it can include a sale before its deed records.

The windows differ too. The county window runs from September 2025 through August 2026, by recording month. The MLS window runs from October 29, 2025 to October 29, 2026, by closing date. Some sales appear in both sets and some in only one. That is why every figure on this page names its set and window.

How we read the export

We tracked the SWFLA MLS export dated October 29, 2026 row by row and kept only the closings on the Pebblebrooke Lakes plats and the Nottingham condominium.

Rows tagged with a look-alike or neighbouring name were set aside, and each kept row was joined to its county parcel, so every MLS closing on this page sits on one of the six county numbers. The export is a supporting set: we print counts, medians and ranges from it, and we print no house or unit number from it. The October 29, 2026 export is a single snapshot, and listings and closings entered after that date are not in it.

What do county sales by year show for Pebblebrooke Lakes?

County deed records by calendar year, from 2007 through August 2026, show how many qualified sales recorded each year for each product, with a median where the count allows it. Each row counts the qualified deeds that recorded in that calendar year. Where a year has an even number of sales, the median is the midpoint of the two middle sales, and the table says so. The last row covers only January through August 2026, so it is a part year and not a full one.

Reading thin years

Many condominium years hold one or two sales, and some hold none. In those years the table lists the prices themselves, since a median of one or two sales would add nothing. Even the single-family years with the most deeds hold about two dozen sales at most, out of 298 homes, so one large or small home in a year's set can move that year's median a long way.

Read a year's count first, then its range, then its median. A wide range in a year with few sales usually reflects the mix of homes that sold, larger and smaller, updated and original, more than any change in the market.

What the yearly rows do not show

The yearly rows show what recorded, not what was asked, how long a home sat on the market or what work had been done before it sold. They do not adjust for size or condition. They also leave out sales the county did not treat as qualified.

They are not a forecast, and this page makes none. For a price opinion on a specific home, start with the deeds on its own street and its own size, then talk to an agent who knows the community. You can browse the other neighborhoods we cover on our Naples communities page, or reach one of our agents directly.

What homes are in Pebblebrooke Lakes, Naples?

Pebblebrooke Lakes holds 350 homes on the 2026 Collier County roll: 298 single-family homes on five plats and 52 Nottingham condominium units on one condominium number. Another 51 common and tract parcels complete the 401 parcels. The two products sit side by side in North Naples, and this page reports each one on its own.

Single-family homes on the five plats

The 298 single-family homes sit on five county plats that carry the community name. The plats are the first plat, Pebblebrooke Lakes, and Phases 2, 2B, 3 and 3B; their parcel counts, given earlier on this page, include the common and tract parcels as well as the homes. Each of the 298 homes is a house on its own lot, recorded by the county under the single-family residential use code, and each is counted once on this page.

Burnt Pine Dr is the spine of the community and carries 158 of the single-family homes. The rest sit on Hollow Brook Cir, Skipping Stone Ln, Spider Lily Ln, Sweet Bay Ln, Backwater Ct, Silk Oak Ln, Shellstone Ct and Pebblebrooke Dr. On the roll, no street in the set is shared with Indigo Lakes or Indigo Preserve, so a street name is a fair first check when you read a listing. The street table further down this page gives the county figures for each one.

If you are searching for a single-family home here, start with our Naples property search and narrow it to Pebblebrooke Lakes. A Domain Realty Group agent can then pull the county record for any house you like, street by street, before you write an offer.

Nottingham condominium units on Big Acorn Cir

The 52 Nottingham units are units of a Chapter 718 condominium, Nottingham at Pebblebrooke Lakes, A Condominium, governed by its own condominium association.

Every Nottingham unit is on Big Acorn Cir. The county roll groups the units into 13 buildings of four units each, and the building table further down this page lists each building with its year built, its unit sizes and its deed history. State condominium records carried in our research show the condominium was recorded in December 2000, and the roll dates the buildings from 2000 to 2004.

A Nottingham unit is a different purchase from a single-family home in Pebblebrooke Lakes. On the 2026 roll each of the 52 units carries 0.00 acres of its own, since a condominium unit is owned with a share of the common elements rather than with a private lot. The building and the grounds around it are typically matters for the condominium association, and its documents set the rules a unit owner lives under.

The county record in our research does not give the number of stories in the Nottingham buildings, so this page states none. If the building height matters to your plans or your insurance, ask the condominium association for its own building records before you sign.

Home sizes on the county roll

The county base area (main living area; excludes garage, lanai and screened areas) has a median of 2,190 square feet for the single-family homes, ranging from 1,044 to 2,927, and 1,800 square feet for the Nottingham units, ranging from 1,294 to 2,394; the median single-family lot on the roll is 7,841 square feet (0.180 acre).

Base area is the county appraiser's measure of the main living space. For the single-family homes, the quartiles sit at 1,800, 2,190 and 2,677 square feet, so the middle half of the houses falls between 1,800 and 2,677 square feet of base area. For the Nottingham units the quartiles sit at 1,800, 1,800 and 2,394 square feet. The building table shows why: most Nottingham buildings hold two units of 1,800 square feet and two of 2,394, and one building carries a single unit of 1,294.

A listing may print a different living area from the county base area. Listing agents measure in their own way, and some count spaces the county leaves out. When you compare two homes, compare like with like: base area against base area from the county, or listing area against listing area from the same source. This page sets no price against size.

Lots, pools and homestead

148 of the 298 single-family homes carry a pool on the 2026 roll; 253 of the 298 single-family homes and 34 of the 52 Nottingham units carry a homestead exemption.

On the roll, the middle half of the single-family lots runs from 7,732 to 8,276 square feet, around the median of 7,841 square feet. Lot lines matter for fences, pools and additions, so ask for a survey on any home you put under contract. The Nottingham units carry no private lot.

A pool on the roll means the county appraiser records a pool as an extra feature on that parcel. Pool equipment, screen enclosures and permits are not shown on the roll, so check them by address during the inspection period.

A homestead exemption on the 2026 roll means the owner filed the home as a permanent Florida residence for that tax year. The exemption follows the owner, not the house. A buyer who will live in the home full time files a new application after closing, and the tax section on this page shows how the homestead lines change a bill.

What the record says about builders

The home builders are not confirmed in a first-party record, so this page names none; the 2026 roll dates the homes, not their builders.

The county roll records year built, base area, lot size and extra features, but it carries no builder field. For a single-family home, the original building permit or the first sale papers may name who built it; for a Nottingham unit, the condominium documents may. Ask the seller for what they hold, and ask our agents to help you read it. This page also names no developer for Pebblebrooke Lakes.

When were Pebblebrooke Lakes homes built?

Pebblebrooke Lakes homes were built between 1998 and 2004 on the 2026 Collier County roll. The single-family homes came first, starting in 1998, and the Nottingham condominium units followed from 2000. No main home on the roll is dated after 2004. The exact range and median for each product sit with the table below.

Year built, single-family homes and Nottingham units

Decade built Single-family homes Nottingham units
County 1990s 44 0
County 2000s 254 52

On the 2026 roll, the single-family homes were built from 1998 to 2004, with a median year built of 2001, and the Nottingham units from 2000 to 2004, with a median of 2003.

The table counts main residences by the year built on the county roll. The 44 single-family homes in the 1990s row were built in 1998 and 1999; the other 254 single-family homes and all 52 Nottingham units were built from 2000 on. Year built is the year the county dates the main home, not the date of a later remodel, roof or pool.

The zoning record

The county zoning record for the area is the Richland PUD, Ordinance 02-07, a zoning name rather than a community name.

A PUD, or planned unit development, is a county zoning district with its own approved plan for land use, density and open space. The name on a PUD ordinance is often set before a community is marketed, so it need not match the name buyers know. That can explain why the record carries a different name from Pebblebrooke Lakes.

The zoning record is not the document a buyer lives under. The recorded declarations for the single-family homes and for the Nottingham condominium set the rules for each product, and the association sections on this page explain how to request them.

What the record does not say

The county roll and the records carried in our research leave some questions open, and this page does not fill them with guesses. They do not name the home builders or a developer. They do not give the number of stories in the Nottingham buildings. They do not give a total acreage for the community, and our research found conflicting acreage figures elsewhere, so this page prints none.

The roll also does not say what has been replaced or renovated inside a home. Two houses built the same year on the same street can differ a good deal by now. Ask for permit history, inspection reports and any insurance inspection the seller holds, and read them alongside the county record for that address.

What amenities does Pebblebrooke Lakes list, and what is nearby in Naples?

No amenity list for Pebblebrooke Lakes is posted online by the association, so this page names none inside the community. Nearby in North Naples, the Domain Realty Group route table measures a Publix plaza on Collier Blvd, Mercato, Coastland Center, the Vanderbilt Beach area, downtown Naples, NCH North Naples Hospital and two airports.

What the association publishes

The association does not publish an amenity list online, so ask the master association which common areas and facilities come with a home before you sign.

This page does not describe any facility from photos, listing remarks or other brokers' pages. The common areas, their rules and their costs are set out in the association documents a buyer receives during the sale, and the association sections further down this page explain which documents to request for a single-family home and which for a Nottingham unit.

Shopping and daily errands

The Publix at The Shoppes at Pebblebrooke is about 0.6 free-flow route miles from the centre of Pebblebrooke Lakes in the Domain Realty Group route table, and the shopping plazas on Collier Blvd are separate from the community.

The Publix page for the store lists a pharmacy with drive-thru and curbside service, a deli, a bakery, seafood, sushi, a salad bar and a hot bar, plus curbside pickup. The plaza's owner lists other tenants, among them Walgreens, TD Bank, McDonald's and Great Clips. These are commercial plazas with their own owners; they are not part of the community and not run by its associations.

For a longer shopping trip, Mercato, the shopping, dining and entertainment centre at Vanderbilt Beach Road and US 41, is about 9.4 free-flow route miles from the centre of Pebblebrooke Lakes. Coastland Center, the enclosed mall on Tamiami Trail North, is about 14.8 free-flow route miles from the centre of Pebblebrooke Lakes.

Beaches and downtown

The Vanderbilt Beach area is about 9.2 free-flow route miles from the centre of Pebblebrooke Lakes. That route ends at a geocoder point on Vanderbilt Beach Road, and the Gulf beach access is farther west, so the trip to the beach itself runs a little longer than the table shows.

Fifth Avenue South in downtown Naples is about 16.6 free-flow route miles from the centre of Pebblebrooke Lakes. Our Naples area guide covers the city and its neighbourhoods, and the Naples communities list lets you compare Pebblebrooke Lakes with other places to live in North Naples and beyond.

Hospitals and the airports

NCH North Naples Hospital on Health Park Blvd is about 6.6 free-flow route miles from the centre of Pebblebrooke Lakes. It is listed here as a place on the map; this page makes no claim about its services.

Naples Airport (APF), a general aviation airport, is about 14.2 free-flow route miles from the centre of Pebblebrooke Lakes. Southwest Florida International Airport (RSW) in Lee County, the region's commercial airport, is about 26.5 free-flow route miles from the centre of Pebblebrooke Lakes.

How were distances from Pebblebrooke Lakes measured?

Distances from Pebblebrooke Lakes were measured as free-flow route miles in the Domain Realty Group route table, run on November 4, 2026. Each route starts at one point, the centre of the Pebblebrooke Lakes footprint, and follows public roads to a geocoded destination address, with no traffic or signal delay counted, so real trips run longer.

The route table

Destination About free-flow route miles from the centre of Pebblebrooke Lakes
Publix at The Shoppes at Pebblebrooke 0.6
Vanderbilt Beach area (geocoder point on Vanderbilt Beach Road; the Gulf beach access is farther west) 9.2
Mercato (Vanderbilt Beach Road at US 41) 9.4
Coastland Center 14.8
NCH North Naples Hospital 6.6
Fifth Avenue South, downtown Naples 16.6
Naples Airport (APF) 14.2
Southwest Florida International Airport (RSW) 26.5

The starting point is the centre of the parcel footprints on the five single-family plats and the Nottingham plat, worked out from the county shapefile. It is an inferred point, not a front door. A home at the edge of the footprint starts a little closer to some destinations and a little farther from others, so read each figure as "about".

Each destination point came from geocoding a public street address, and a free-flow routing service traced the road path from the centre point. Free-flow means the route assumes open roads: no traffic, no signal wait and no seasonal crowding. In practice, the signals on Immokalee Road, Collier Boulevard, Vanderbilt Beach Road, Airport-Pulling Road and US 41 add time, most of all in season and at rush hour.

The Publix row carries a check flag in the raw table. The plaza sits across Collier Boulevard from the community, so the road path out of Pebblebrooke Lakes and into the plaza is much longer than a straight line between the two. The route figure was kept, and no straight-line figure is printed here.

The I-75 row

Destination About free-flow route miles from the centre of Pebblebrooke Lakes
I-75 interchange at Immokalee Road, exit 111 (approx) 3.6

This row is kept in its own table. The routing service carries the interstate here with no road name, so the end point was placed on Immokalee Road at the longitude where the service snapped to the interstate. That makes the end point approximate, and the figure appears only in this table. Exit 111 is the Immokalee Road interchange, and the area news section on this page covers the state's interstate work there.

Which schools does the district list for an address in Pebblebrooke Lakes?

Collier County Public Schools assigns schools by street address, not by community name. Our research carried one district address lookup for a single-family address on Burnt Pine Dr, and it returned an elementary, a middle and a high school for the 2026 to 27 school year. Every buyer should confirm their own address with the district.

One carried district lookup

The district's address lookup carried in our October 21, 2026 research for one single-family address on Burnt Pine Dr returned Laurel Oak Elementary, Oakridge Middle and Gulf Coast High for the 2026 to 27 school year; Collier County Public Schools assigns by address, so confirm each address with the district.

Collier County Public Schools posted an A district grade for the 2025 to 26 school year on July 1, 2026.

That lookup covers one address on one street. No lookup for a Nottingham address on Big Acorn Cir was carried in our research, so this page states nothing about that street. The district grade above is the grade for the whole district; this page prints no grade for any single school and no distance to any school.

Confirming the school for an address

The district sets attendance boundaries by exact street address and can review them from one school year to the next. Before you rely on a school for a home in Pebblebrooke Lakes, enter the full street address in the district's own address lookup, or call the district's student assignment office, and keep a copy of the result with your purchase papers.

The district also runs choice and magnet programs with their own application rules and dates. Those are set by the district, not by the community or the seller. If you would like help finding the right district contact for a given address, ask our team and we will point you to it.

How do Pebblebrooke Lakes streets and buildings compare?

Pebblebrooke Lakes streets and buildings differ first in how many homes each holds. Burnt Pine Dr carries 158 of the 298 single-family homes, and eight other streets hold the rest. All 52 Nottingham units sit in 13 buildings of four units on Big Acorn Cir. The tables below give the county figures for each street and building.

County figures by street, single-family homes

Each row covers the single-family homes on one street on the 2026 Collier County roll. Homes is the count of single-family homes on the street. Year built range and median year built come from the main residence row. The median base column is the county base area, the main living area without the garage, lanai or screened space. Homestead is the count of homes on the street with a homestead exemption on the 2026 roll. Median 2026 tax is the middle tax figure on the roll for the street's homes.

The deed columns count qualified county deeds for improved single-family homes. T12 deeds covers September 2025 through August 2026, and 60-month deeds covers September 2021 through August 2026. Where a street has fewer than 3 deeds in the 60 months, the table lists each deed price instead of a median, since a median of one or two sales says little. Even the street medians rest on a handful of deeds, so read them as a record of what sold, not as a value for the house next door.

County figures by street, Nottingham units

Street Homes Year built range Median year built Median base sq ft Homestead Median 2026 tax T12 deeds 60-month deeds 60-month median
County Big Acorn Cir 52 2000 to 2004 2003 1,800 34 $3,105 3 13 $445,000

All 52 Nottingham units sit on Big Acorn Cir, so the street row and the Nottingham total are the same set. The columns read the same way as the single-family table: county roll counts, year built from the main residence row, county base area, homestead count and the median 2026 tax on the roll, then qualified county deeds for Nottingham units in the 12-month and 60-month windows. The Nottingham figures stand apart from the single-family figures and are never combined with them.

Each row is one four-unit Nottingham building, named by its street number on Big Acorn Cir. Year built is the county year for the building's units. The base area column shows how many units of each county base area the building holds. Homestead counts the units in the building with a homestead exemption on the 2026 roll. The deed columns cover qualified county deeds from September 2021 through August 2026; no building reaches 3 deeds in that window, so each row lists its deed prices instead of a median.

Read the building rows as history, not as a price guide for a given unit. Unit size, condition and the date of a sale all move a price, and a building with no deeds in the window simply had no qualified sale in it. To see what is on the market in Nottingham or on any Pebblebrooke Lakes street today, use our property search, talk with one of our Naples agents, or, if you already own here, request a home valuation for your address.

Does Pebblebrooke Lakes in Naples have an HOA, and what does it cost?

Yes, a buyer here deals with association governance. Pebblebrooke Lakes Master Association, Inc. owns the 48 common parcels, 66.28 acres on the 2026 Collier County roll, and the 52 Nottingham units sit under their own condominium association; whether Nottingham owners also belong to the master association is not verified here.

The common land on the 2026 roll

The 2026 Collier County roll lists 401 parcels on the six Pebblebrooke Lakes county numbers. Of those, 298 are single-family homes, 52 are Nottingham units and 51 are common and tract parcels. Of the 51 common and tract parcels, 48 carry the association that holds the common land as owner of record and 3 carry Collier County as owner. There are no private vacant building lots in the set, so every buildable lot on the five single-family plats already holds a home.

Those 48 parcels are the land between and around the homes. The roll codes most of them as vacant residential tracts, borrow-pit tracts, road and irrigation rights-of-way, and lakes and submerged land, with a few under other codes. In plain terms, the road parcels, the borrow-pit and lake tracts and the open tracts that tie the plats together sit with that association, not with any one owner. Upkeep of that land is normally funded through association assessments. The roll records ownership, not lot settings, so this page makes no claim about the setting of any lot.

The Nottingham condominium association

Nottingham at Pebblebrooke Lakes is a recorded condominium of 52 units, all on Big Acorn Cir, in 13 buildings of four units each. The units are governed by their own condominium association under Chapter 718 of the Florida Statutes, the condominium law. That split matters for every Nottingham purchase: the documents you receive, the cancellation right you hold and the reserve and inspection rules all come from the condominium side.

The condominium association does not hold a separate parcel on the county roll. Condominium common elements, such as the land under and around the buildings, belong to the unit owners together and are not parcelled out, so you will not find a Nottingham common-area parcel when you search the roll. Each unit carries its own parcel and its own tax bill.

Whether a Nottingham owner also pays or votes in the master association is not verified here, so settle it in writing. The recorded declaration answers it, and the estoppel certificate shows every amount owed to every association that bills the unit. Until you have those papers, budget for the possibility of more than one association line, and do not rely on a listing description to settle it.

Dues are not published

Neither association publishes its dues, so dues are not published here; ask each association for the current amount before you sign.

An association's assessment is set by its board each budget year and can include a special assessment on top of the regular amount, and neither the master association nor the Nottingham condominium association posts its figure on a public page we could find. A number copied from a listing is a listing agent's entry, not an association statement.

The reliable sources for the amount on one specific home are, in order: the estoppel certificate the association issues for the sale, the current budget in the resale documents, and a written answer from the association. Your agent can request all three during the contract period. If the association is still preparing its budget for the coming year, ask whether the board has discussed any change and whether any special assessment is pending or under discussion.

The MLS does carry fee fields filled in by listing agents, and the two tables below show them for reference, by product and dated. Treat them as a starting point for questions, never as the association's own number.

MLS fee fields for single-family homes, October 29, 2026

These are listing-agent entries from the SWFLA MLS export dated October 29, 2026, for single-family rows only. They are not an association figure.

MLS field, October 29, 2026 export Value
MLS single-family Total Annual Recurring Fees, median of 15 rows $3,560
MLS single-family Total Annual Recurring Fees, range $3,300 to $3,560

A listing agent fills in the recurring fee field by hand, and entries can be rounded, out of date or split across more than one field. Use the table to frame the question for the association, then confirm the real amount on the estoppel certificate for the home you are buying.

MLS fee fields for Nottingham units, October 29, 2026

These are listing-agent entries from the same SWFLA MLS export, for Nottingham rows only. They are not a condominium association figure.

MLS field, October 29, 2026 export Value
MLS Nottingham Total Annual Recurring Fees, median of 4 rows $9,020
MLS Nottingham Total Annual Recurring Fees, range $8,788 to $9,260

The Nottingham rows are few, and a condominium assessment usually bundles items a single-family owner pays separately, such as the building's master insurance policy and exterior upkeep. The condominium budget lists those items line by line.

What to ask each association

A short written list saves time during the contract period. For a single-family home, ask the association that owns the common land:

  • The current regular assessment, how often it is billed and when the next budget is adopted.
  • Whether any special assessment is approved or pending, and for what work.
  • Whether a capital contribution or transfer charge is due at closing, and how much.
  • The leasing rules, including any minimum term, approval step or registration.
  • The pet rules and the architectural review steps for exterior changes.
  • Who to contact for the estoppel certificate and the governing documents.

For a Nottingham unit, ask the condominium association the same questions, then add:

  • What the master insurance policy covers and what the unit owner insures.
  • The reserve schedule in the current budget and the date of the most recent reserve review.
  • Do Nottingham owners also pay the master association, and through which bill?
  • Whether the association's approval is part of a sale or lease, and how long it takes.

Our agents request these items as part of every Pebblebrooke Lakes purchase. If you want help with the list, contact our team or meet the Domain Realty Group agents who work North Naples.

What rules and Florida laws apply when you buy in Pebblebrooke Lakes?

Two sets of Florida rules apply, one for each product. A single-family purchase follows the homeowners association law in Chapter 720. A Nottingham purchase follows the condominium law in Chapter 718. Both buyers should read the governing documents, request an estoppel certificate and confirm the leasing and pet rules in writing before the contract becomes final.

Governing documents to request

Lease minimums, pet rules and approval steps are not published on any association page we found, so request the governing documents before you sign.

The governing documents are the recorded rules that bind every owner. For a single-family home they usually include the declaration of covenants and restrictions, the articles of incorporation, the bylaws and any rules and regulations the board has adopted. For a Nottingham unit they include the declaration of condominium, the articles, the bylaws, the rules, the current budget and the most recent annual financial statement.

The MLS export of October 29, 2026 has no field for occupancy restrictions, lease minimums or pets, so listing data cannot answer those questions. The declaration and the rules can. Read three things closely: any leasing section, which sets the shortest allowed lease and any approval or registration step; any use restrictions, which cover vehicles, pets, signs and exterior changes; and the assessment section, which explains how the budget is set and how special assessments are approved.

Nottingham: the condominium resale right

For a Nottingham resale, s. 718.503(2) gives a condominium buyer who did not receive the required documents more than 7 days before signing the right to cancel in writing within 7 days, excluding weekends and legal holidays, after signing and receipt, and that right ends at closing.

In practice, the seller's side delivers the condominium documents and the buyer's agent tracks the date of receipt. The resale packet includes the declaration, the articles, the bylaws and rules, the most recent annual financial statement, the budget and a question and answer sheet, along with a state governance form. Keep a dated record of when each item arrived, since the cancellation window runs from signing and receipt.

Use the window to read the budget, the rules and the financial statement. Your agent and, where needed, a Florida real estate attorney can confirm the dates for your contract.

Single-family homes: the Chapter 720 disclosure summary

For a single-family home, s. 720.401 says a prospective buyer must be presented a disclosure summary before signing the contract, and a buyer who did not receive it may cancel in writing within 3 days after receiving it or before closing, whichever comes first.

The disclosure summary is a short standard form. It tells the buyer that the home sits in a community with a homeowners association, that membership comes with the property, that the owner must pay assessments and that unpaid assessments could result in a lien, and whether the restrictive covenants can be amended without the owners' approval. It is usually attached to the contract.

The summary is a notice, not the full picture: it may show the current assessment amount, but it does not show what is owed on your home, so pair it with the estoppel certificate and the declaration. If the seller's side has not delivered the summary when the contract is ready to sign, ask for it before you sign rather than after.

Estoppel certificates

Florida law caps the fee for an estoppel certificate from either association.

An estoppel certificate is the association's written statement of what is owed on one home as of a stated date: the regular assessment, any special assessment, any unpaid balance, late charges and any transfer or capital contribution due at closing. The title company or closing agent usually orders it, and the fee is normally a closing cost. The association may charge less than the cap.

The certificate protects both sides of the sale. Florida law makes a new owner jointly and severally liable with the prior owner for assessments that were unpaid before the transfer, so the closing agent uses the certificate to pay off any balance at closing. For a Nottingham unit, ask the closing agent to confirm whether a second certificate from the master association is part of the file, and read each certificate for any special assessment that has been approved but not yet billed.

SIRS and milestone rules

Florida's SIRS and milestone inspection rules reach condominium buildings of three habitable stories or more; the story count of the Nottingham buildings is not verified here, and Collier County's milestone list as of January 2026 shows no Nottingham building, so ask the condominium association for its own records.

SIRS stands for structural integrity reserve study, a review of the reserve funding for key building parts such as the roof, the load-bearing walls and the waterproofing. A milestone inspection is a structural inspection of a qualifying condominium building at set points in the building's life. This page makes no claim either way on whether these rules reach Nottingham.

What a buyer can do is ask. Request the condominium association's own statement on the study and the inspection, the reserve schedule in the current budget and the board meeting records that discuss building work. The resale packet should address the study status. If the association states that the rules do not reach its buildings, keep that statement in your file with the rest of the documents.

What are property taxes in Pebblebrooke Lakes, Naples, with worked examples?

Pebblebrooke Lakes sits in millage area 36, 10.3696 mills on the 2026 roll, including the Greater Naples Fire Rescue District line of 2.0000 mills, with no city levy and no CDD. Your bill depends on the appraiser's taxable value for the home, not the price you pay, plus the county's non-ad valorem charges.

Millage area 36

Every one of the 401 parcels in the set sits in the same millage area, so the tax rate does not change from street to street or between the two products. A single-family home on Burnt Pine Dr faces the same rate as a condominium unit on Big Acorn Cir. What changes is the taxable value the Collier County Property Appraiser assigns to each parcel.

A mill is one dollar of tax for every thousand dollars of taxable value. The total rate combines county lines, school lines and special district lines. Pebblebrooke Lakes sits in unincorporated Collier County, so there is no city line on the bill, and the fire line is the Greater Naples Fire Rescue District. The roll shows no community development district and no neighborhood drainage taxing unit for these parcels; the only water lines are the two regional ones in the table below.

Taxes table: the 2026 authority lines

The ten authority lines below make up the 2026 rate for millage area 36, as carried on the Collier County roll.

2026 authority line, millage area 36 Mills
General Fund 3.0107
Water Management Fund-South FL 0.0948
Big Cypress Basin 0.0978
School Board State Law 1.8990
School Board Local Board 2.2480
Collier Mosquito Control 0.1331
Greater Naples Fire Rescue District 2.0000
Unincorp Gen MSTD 0.6844
C.C. Water Pollution Control Program 0.0246
Conservation Collier 0.1772

The two school lines matter for homestead owners. The first homestead line comes off the taxable value for every line in the table, and the additional homestead line comes off only for the lines other than the school lines. That is why the homestead column in the worked examples below is lower by a fixed amount rather than by a share of the bill.

Worked tax examples by product

At the county T12 single-family median of $632,000, the 2026 ad valorem tax works out to about $6,553.59 without a homestead exemption and $6,130.00 with the 2026 homestead lines, plus the $269.77 non-ad valorem charges; this is inferred arithmetic, and taxable value is set by the appraiser, not the price.

At the county T12 Nottingham median of $375,000, the same arithmetic gives about $3,888.60 without a homestead exemption and $3,465.01 with the 2026 homestead lines, plus the same $269.77 non-ad valorem charges.

Example Price Millage area Mills Without homestead With 2026 homestead Non-ad valorem
County T12 single-family median $632,000 36 10.3696 $6,553.59 $6,130.00 $269.77
County T12 Nottingham median $375,000 36 10.3696 $3,888.60 $3,465.01 $269.77

Read these rows as a planning range, not a quote. The examples treat the sale price as the taxable value, which is a simplification. In practice the appraiser's value often differs from the price, and a home that keeps a prior owner's capped value until the sale is reassessed afterward. Assessments and fees owed to an association are separate from the tax bill and are not in this table.

Non-ad valorem charges

On the 2026 roll, all 298 single-family homes and all 52 Nottingham units carry $269.77 in non-ad valorem charges, billed by the county with the property tax.

A non-ad valorem charge is a flat amount per parcel rather than a rate on value, so it is the same on a larger home as on a smaller one. It appears on the same tax bill and is paid the same way. It is not an association fee and it is not a community development district charge. The common and county parcels in the set carry no such charge on the roll.

The roll does not name the service behind each line in a way this page can verify, so read the line names on the actual bill for the parcel you are buying. The amount can change from year to year with the county's budget.

Homestead lines

The 2026 homestead lines used in the worked examples are a first $25,000 that comes off the taxable value for every levy and a second $26,411 that comes off for the levies other than the school lines, $51,411 in all.

Homestead is for a buyer who owns the home and makes it a permanent residence. You apply with the Collier County Property Appraiser after closing, by the appraiser's annual filing deadline, and the benefit starts with the next tax year. Once a homestead is in place, Florida caps the yearly growth in the assessed value, which is why a long-held home can carry a lower bill than a buyer should expect after a sale.

A home that is not your permanent residence does not get the homestead lines, so use the without-homestead column for planning. If you are moving a homestead from another Florida home, ask the appraiser about carrying part of the earlier benefit to the new one. For the steps on a purchase, see our Naples homes for sale and area guide or contact our team.

Is Pebblebrooke Lakes in Naples in a flood zone?

The flood zone in Pebblebrooke Lakes is set address by address: FEMA map point checks carried from October 21, 2026 found Zone X (0.2 percent annual chance) at one Burnt Pine Dr address and Zone AH at another, so read each address on the FEMA Flood Map Service Center and ask for the elevation certificate.

Reading the zone address by address

There is no single flood zone for Pebblebrooke Lakes, and this page does not assign one. FEMA's flood maps are drawn over the land, not over community lines, and a zone boundary can run between neighboring lots on the same street. The only reliable answer for a home is the map reading for that address.

To read it, enter the street address on the FEMA Flood Map Service Center or ask your agent to pull the reading for you. Note the zone letter, the panel number and the effective date of the map. Then ask the lender how the reading affects the loan, since a lender sets its own flood insurance terms for the property. Ask the insurance agent for a flood quote at the same time, whatever the zone, since a standard homeowners policy and a unit owner's policy both exclude flood. Flood coverage comes from the National Flood Insurance Program or a private flood carrier as a separate policy.

For a Nottingham unit, read the zone for the building and ask the condominium association what flood coverage its master policy carries for the building and the common elements. The unit owner's own flood coverage, if any, sits beside that policy. Your agent can pull the reading for any address in the current Pebblebrooke Lakes listings before you schedule a showing.

Elevation certificates

An elevation certificate is a surveyor's form that records the height of a building's lowest floor and the ground around it, measured against the flood elevation on the FEMA map. Insurers can use it to price a flood policy for that building, and a favorable reading can lower the premium. Lenders and county permit reviewers use it too.

Ask the seller whether one exists for the home. Many Florida homes have one on file from construction, a past flood policy or a past permit, and the seller's insurance agent may hold a copy. If none exists, a licensed surveyor can prepare one during the inspection period, and the cost is usually a buyer's expense. Order it early if the flood quote will shape your offer.

The substantial-improvement rule

Under the 50 percent substantial-improvement rule, work costing half or more of a building's market value can require the whole home to meet current flood rules.

The rule is part of the National Flood Insurance Program, and Collier County applies it when it reviews building permits in mapped flood areas. Market value here means the value of the building itself, not the land, as the county measures it for this purpose. The county adds up the cost of the improvement work and compares it with that value.

For a buyer, this matters when you plan a large remodel or an addition. If the work reaches the threshold, the county can require the home to be brought up to current flood elevation rules, which can change the scope and the budget of the project. Before you price a renovation into your offer, ask a contractor and the county permit office how the rule applies to that address. Keep records of past work and its cost, since the county may ask for them when it reviews a permit.

How do storms and insurance work for a home in Pebblebrooke Lakes?

Storm planning for a home here comes down to three checks done address by address: the insurance file for the specific home, the flood policy decision for the address, and the evacuation zone for the address. This page makes no storm-damage claim for Pebblebrooke Lakes, so ask the seller for the home's own records and claim history.

Insurance items for a Florida buyer

Florida insurers price a home from its own records, so gather the file early. For a single-family home, the core items are:

  • The roof permit date and the invoice for the last full roof replacement.
  • A wind mitigation report, which records roof shape, how the roof is attached to the walls and the deck, and the protection on windows, doors and the garage door. Credits on the wind portion of the premium come from this report.
  • A four point report on the roof, electrical, plumbing and air conditioning systems, which many carriers ask for on a home of this vintage.
  • The claim history for the home, from the seller and from the insurer's own records.
  • A flood quote, from the National Flood Insurance Program and from a private flood carrier, read against the flood zone for the address.

For a Nottingham unit, the split is different. The condominium association carries a master policy on the buildings, and the unit owner carries a policy on the interior, personal property and liability. Ask the association for the master policy declarations page, the wind deductible and the roof date for the building, and ask your agent for a quote on the unit owner's policy that matches what the declaration assigns to the owner.

Get quotes during the inspection period, while the contract still lets you act on the answer.

Citizens and the 2027 flood rule

Citizens Property Insurance policy counts went from 1,407,805 in September 2023 to 278,196 on July 31, 2026, and Citizens wind policies are set to carry flood coverage by January 1, 2027.

Citizens Property Insurance Corporation is Florida's state-backed insurer of last resort. A buyer who cannot find private wind coverage at a workable price may land there, and a Citizens wind policy on a home brings the flood rule with it; the research we carried reads condominium unit owner policies as outside that rule, so a Nottingham buyer should confirm it with the agent. If a quote comes from Citizens, ask the agent when the flood requirement attaches to that policy and how the flood zone for the address affects the timing.

Ask more than one independent agent for quotes on the same home, using the same reports. This page prints no premium for Pebblebrooke Lakes; the only quote that counts is one written for the home you are buying.

Evacuation zone by address

The carried October 21, 2026 checks placed the checked addresses in Collier evacuation Zone E; confirm each address on Collier County's evacuation zone lookup.

An evacuation zone and a flood zone are two different maps. Collier County's evacuation zones are drawn from storm surge risk and tell residents when the county calls for an evacuation; FEMA's flood zones are drawn for flood insurance and building rules. A home can sit in one kind of zone on one map and a different kind on the other.

Look up the address on Collier County's tool and keep the zone with your hurricane plan.

What is new around Pebblebrooke Lakes in Naples in 2026?

The 2026 news near Pebblebrooke Lakes is road work in the surrounding area, not a change inside the community. One county road extension opened to traffic this year east of Collier Blvd, and the state's I-75 project includes new interchange work at Immokalee Road. Neither is a Pebblebrooke Lakes amenity, and this page promises no completion date.

The Vanderbilt Beach Road extension

Phase 1 of the Vanderbilt Beach Road extension, east from Collier Blvd, opened to traffic on June 12, 2026, an area road project rather than a Pebblebrooke Lakes amenity.

The extension gives drivers in the eastern part of Collier County another east and west route alongside Immokalee Road. For a buyer in Pebblebrooke Lakes, it is part of the regional road network rather than a feature of the community.

Later phases and their dates are on Collier County's transportation project pages.

The I-75 work at Immokalee Road

WGCU reported on September 20, 2026 that the FDOT I-75 widening adds a diverging diamond interchange at Immokalee Road, an area road project with no completion date promised here.

A diverging diamond interchange briefly crosses traffic to the left side of the road, so left turns onto the ramps do not cross oncoming traffic.

For a buyer, the practical step is to check the current state of the work when you tour homes and to read the Florida Department of Transportation's project page for scheduled closures. The interchange is part of the state highway system, and its timeline belongs to the state.

What this page does not forecast

This page reports county deed records, the October 29, 2026 MLS export and dated public sources. It does not forecast prices, assessments, tax rates, insurance costs or road timelines, and it does not tie any past figure to a road project or to any other outside event.

Each of those numbers can change, so read the current figure for the home you want: the listing, then the association documents, the tax bill, the flood reading and the insurance quotes.

If you own in Pebblebrooke Lakes and want to know what your home could sell for, request a home valuation. To see how this community fits with others in the area, browse our Naples communities list.

How is Pebblebrooke Lakes in Naples different from look-alike names?

Pebblebrooke Lakes is its own community of single-family homes and the Nottingham at Pebblebrooke Lakes condominium off Collier Blvd in North Naples, and nearby names that sound alike are not part of it. Indigo Lakes next door, the Pebble Creek and Pebble Shores condominiums, and the shopping plazas on Collier Blvd all sit outside the community on separate county records.

Indigo Lakes, a separate community next door

Indigo Lakes is not part of Pebblebrooke Lakes, even though the two names often appear together in search results and listing remarks. It is a separate community on different county numbers with a different association, and none of its homes or sales are counted in any Pebblebrooke Lakes figure on this page; it appears only as its own row in the county peer table. When a listing names both communities, read the legal description and the subdivision field on the county record to see which one the home actually sits in.

Pebble Creek and Pebble Shores, separate condominiums

Pebble Creek and Pebble Shores are separate condominiums with their own county numbers, not part of Pebblebrooke Lakes. This page carries no figure for either one. The only condominium inside Pebblebrooke Lakes is Nottingham at Pebblebrooke Lakes on Big Acorn Cir. If a listing calls itself Pebble Creek or Pebble Shores, it is a different condominium with different governing documents and a different association, and its sales do not appear in any table here.

The shopping plazas on Collier Blvd, outside the community

The retail centres along Collier Blvd, including The Shoppes at Pebblebrooke, carry a similar name but are commercial parcels, not part of Pebblebrooke Lakes. No home in the community sits inside a plaza, and the plazas are not common areas of either association. A store, an office or a restaurant address with a Pebblebrooke name is not a listing in Pebblebrooke Lakes.

How do Pebblebrooke Lakes prices compare with nearby North Naples communities?

The county peer table sets Pebblebrooke Lakes beside four single-family communities and four condominium communities in North Naples, using the same county deed window, September 2025 through August 2026. Single-family homes are compared only with single-family homes, and Nottingham units only with condominium units, so each row reads on its own.

County peer Wedgewood at Vanderbilt (condominium) Condominium 1.45 338 16 $547,500 2000 34120

The peer table compares county figures by product only, single-family with single-family and condominium with condominium, and it does not rank these communities.

How the peers were chosen

We measured straight-line distance from the centre of Pebblebrooke Lakes to each candidate community and kept the four eligible communities at the shortest straight-line distance for each product. To be eligible, a community needed at least 20 homes and at least 3 qualified county deeds in the September 2025 through August 2026 window. Single-family candidates were matched only to the single-family side of Pebblebrooke Lakes, and condominium candidates only to Nottingham. Pebble Creek, Pebble Shores and the commercial plats on Collier Blvd were not candidates. A thin deed count in any row means a single sale can move that median, so read the deeds column beside the median every time.

Peer pages on this site

One peer has its own community page on this site today: Heritage Greens, the community that holds the Heritage Greens condominiums in the table. The other peer communities do not have a live page here yet, so they appear as text only. Indigo Lakes has a page of its own, but it is a separate community and not part of Pebblebrooke Lakes, so it stays in text on this page.

How do you buy a home in Pebblebrooke Lakes, Naples, step by step?

Buying in Pebblebrooke Lakes runs in six steps: search the listings by product, request the association documents, make an offer, complete the inspection, survey and flood check, line up insurance quotes and close, then file for homestead. Single-family homes and Nottingham units follow different document rules, so pick your product first.

Step 1: Search the listings by product

Decide first whether you want a single-family home on one of the five plats or a Nottingham condominium unit on Big Acorn Cir. The two products carry different association papers, different county sale histories and different MLS figures, so a search that mixes them gives a muddy picture. Use the live search near the top of this page, then read the county tables above for the product you chose.

Step 2: Request the association documents

Ask the seller or the listing agent for the governing documents before you write an offer. For a single-family home that means the declaration, bylaws, rules and current budget of the association that holds the common land. For a Nottingham unit it means the condominium declaration, articles, bylaws, rules, the year-end financial information and the question and answer sheet. Ask each association for the current dues, any lease or pet rules and any approval step for a new owner.

Step 3: Make an offer

Write the offer on a Florida contract form with your agent, and set the price from the county and MLS tables for your product, never from a blended figure. Spell out the escrow deposit, the inspection period, the financing terms and the closing date. Add the association approval step as a condition if the documents call for one.

Step 4: Inspection, survey and flood check

Book a general home inspection and a wind mitigation inspection during the inspection period, and ask for a boundary survey on a single-family home. Read the FEMA flood zone for the exact address on the FEMA Flood Map Service Center, since the zone can differ from one lot to the next here, and ask the seller for any elevation certificate on file. For a Nottingham unit, ask the condominium association for its building inspection records and its reserve study, then read them with your inspector before the inspection period ends.

Step 5: Insurance quotes and closing

Ask for homeowners, wind and flood quotes as soon as the contract is signed, using the inspection reports and the elevation certificate if one exists. Nottingham buyers will need an interior unit policy that fits the master policy the condominium association carries. The title company orders the estoppel certificate from each association that bills the home, which states what the seller owes at closing.

Step 6: File for homestead

If the home will be your permanent residence, file for the Florida homestead exemption with the Collier County Property Appraiser after closing, by the deadline the appraiser posts for the tax year. The homestead lines in the tax section above show how the 2026 roll treats a homesteaded home in millage area 36.

Frequently Asked Questions about Pebblebrooke Lakes homes for sale in Naples

How many homes are in Pebblebrooke Lakes?

The 2026 Collier County roll counts 350 homes in Pebblebrooke Lakes across two products: 298 single-family homes on five plats and 52 Nottingham condominium units on Big Acorn Cir. The six county numbers hold 401 parcels in total, and the remaining 51 are common and tract parcels rather than homes, so they are a count only.

Are there homes for sale in Pebblebrooke Lakes right now?

The SWFLA MLS export dated October 29, 2026 showed 4 active single-family listings and 0 pending in Pebblebrooke Lakes. On the Nottingham side, the same export showed 0 active listings and 1 pending. What do single-family homes in Pebblebrooke Lakes sell for in county records?

Collier County deed records show 14 qualified single-family sales in Pebblebrooke Lakes from September 2025 through August 2026, at a median of $632,000. Those county deeds ran from $415,000 to $845,000 in that window. The single-family county section above also carries the prior 12 months, sixty months of sales and every deed in the window.

What do Nottingham units in Pebblebrooke Lakes sell for in county records?

County deed records show 3 qualified Nottingham sales from September 2025 through August 2026, a count too thin to lean on alone. In the prior 12 months, county deeds show 3 Nottingham sales at a median of $445,000, and over 60 months 13 sales at a median of $445,000. The Nottingham section above lists each recent deed.

What does the MLS show for closings in Pebblebrooke Lakes?

The SWFLA MLS export dated October 29, 2026 shows 11 single-family closings in Pebblebrooke Lakes at a median of $624,000 from October 29, 2025 to October 29, 2026. The same export shows 3 Nottingham closings in that window, read in the MLS section above. The two products are never combined into one median on this page.

What is Nottingham at Pebblebrooke Lakes?

Nottingham at Pebblebrooke Lakes is the condominium inside the community: 52 units in 13 buildings of 4 units each, all on Big Acorn Cir. It is a Chapter 718 condominium with its own condominium association, separate from the single-family plats. Its sales, sizes and taxes are kept apart from the single-family figures on this page.

Does Pebblebrooke Lakes have a homeowners association?

Yes. Pebblebrooke Lakes Master Association, Inc. holds the common parcels on the 2026 Collier County roll, though no public page we found sets out who its members are. The Nottingham units have their own condominium association. Whether Nottingham owners also belong to the master association is not verified here, so a Nottingham buyer should ask both associations directly before signing.

What are the HOA dues in Pebblebrooke Lakes?

Dues are not published by the master association or by the Nottingham condominium association, so this page states no dues figure. Ask each association, or the seller, for the current dues, any special assessment and the billing schedule before you sign. The MLS fee fields from the October 29, 2026 export appear in their own tables above.

Who manages Pebblebrooke Lakes?

This page names no management company for either association. Management contracts can change, and we found no first-party record that confirms the current manager. Ask the seller, the listing agent or the title company for the association contact named on the estoppel request, and confirm it with the association itself before you rely on it for documents or approvals.

What amenities does Pebblebrooke Lakes have?

This page lists no amenities. We found no amenity list posted online by the master association, so we do not describe facilities, hours or guest rules here. Ask the association which common areas come with a home, and read the declaration for any use rules, before you sign. Nearby shopping, beaches and hospitals are covered in the location section above.

Is Pebblebrooke Lakes inside Naples city limits?

No. Pebblebrooke Lakes sits in unincorporated Collier County, outside Naples city limits, even though its homes carry Naples, FL addresses. That means county services and county rules apply, and the 2026 tax bill carries no city levy. Ask the county, not the city, about permits, zoning and code questions for a home here.

What ZIP code is Pebblebrooke Lakes in?

Pebblebrooke Lakes is in ZIP code 34119, in North Naples east of I-75 off Collier Blvd. Every single-family home and every Nottingham unit uses that ZIP. Some peer communities in the table above use a different North Naples ZIP, so check the ZIP and the subdivision name together when a search returns a mix of nearby listings.

When were homes in Pebblebrooke Lakes built?

On the 2026 Collier County roll, the single-family homes date from 1998 to 2004, with a median of 2001. The Nottingham units date from 2000 to 2004, with a median of 2003. The roll records no main residence with a year built of 2020 or later in either product, so every home on the roll is a resale.

How big are homes in Pebblebrooke Lakes?

The county base area, the main living area without garage, lanai or screened areas, has a single-family median of 2,190 square feet, from 1,044 to 2,927. Nottingham units carry a median of 1,800 square feet of county base area, from 1,294 to 2,394. Listing sizes can differ, so compare each listing with the county record.

Who built the homes in Pebblebrooke Lakes?

This page names no builder and no developer. We found no first-party record that confirms who built the single-family homes or the Nottingham buildings, and the 2026 county roll dates the homes without naming a builder. If the original builder matters to you, ask the seller for the original permits and closing papers, and check the county permit history.

What are property taxes on a home in Pebblebrooke Lakes?

The tax section above works the 2026 numbers at the county T12 median for each product, with and without the homestead lines. Every home, single-family or Nottingham, also carries $269.77 in county non-ad valorem charges on the 2026 roll. Your own bill depends on the taxable value the appraiser sets, not the price you pay.

What millage rate applies in Pebblebrooke Lakes?

Pebblebrooke Lakes sits in Collier County millage area 36, a single area for every home in the community. The full 2026 rate, its authority lines and the fire district line appear in the tax section above, with worked examples for each product. No city levy applies, and the same area covers single-family homes and Nottingham units.

Is there a CDD in Pebblebrooke Lakes?

No. The 2026 Collier County roll shows no community development district for Pebblebrooke Lakes, and the tax bill carries no CDD debt or operating line. The $269.77 in non-ad valorem charges on every home is a county charge billed with the property tax. It is a separate line from any association assessment.

Is Pebblebrooke Lakes in a flood zone?

The flood zone in Pebblebrooke Lakes is set lot by lot, not once for the whole community, and the carried FEMA point checks found different zones at different addresses. Read the zone for the exact address on the FEMA Flood Map Service Center, ask the seller for any elevation certificate, and get a flood quote before the inspection period ends.

How do I find the evacuation zone for an address in Pebblebrooke Lakes?

Enter the full street address in Collier County's evacuation zone lookup. Evacuation zones are set by address, so check each home you consider rather than relying on a neighbour's result. The storms and insurance section above shows what the carried October 21, 2026 checks returned.

What must a seller in Pebblebrooke Lakes disclose under Florida law?

Florida s. 689.302 has a seller of residential property disclose prior flood damage, flood insurance claims and flood assistance at or before the contract. Florida s. 689.261 adds a property tax disclosure summary. A seller also delivers the association disclosures covered in the Florida law section above, which differ for single-family homes and Nottingham units.

What documents does a Nottingham buyer receive?

A Nottingham resale buyer should receive the condominium declaration, articles of incorporation, bylaws, rules, the most recent year-end financial information and the question and answer sheet. The title company also orders an estoppel certificate from the condominium association before closing. Keep a dated record of when each document arrived, since the Florida cancellation window runs from signing and receipt.

Which schools does the district list for Pebblebrooke Lakes?

School assignment in Collier County follows the street address, not the community name. The schools section above lists what one carried district lookup returned for one single-family address on Burnt Pine Dr for the 2026 to 27 school year. Check every address you consider on the district's attendance boundaries page before you rely on it.

How far is Pebblebrooke Lakes from the beach?

The Vanderbilt Beach area is about 9.2 free-flow route miles from the centre of Pebblebrooke Lakes in the Domain Realty Group route table, measured to a point on Vanderbilt Beach Road. The Gulf beach access sits farther west than that point, so the trip to the sand runs longer than the table row.

How far is Pebblebrooke Lakes from RSW?

Southwest Florida International Airport, RSW, is about 26.5 free-flow route miles from the centre of Pebblebrooke Lakes in the Domain Realty Group route table. Free-flow miles describe the road route without traffic, not travel time. A home at the edge of the community sits a short way from the centre, so its own figure can differ slightly.

Is Indigo Lakes part of Pebblebrooke Lakes?

No. Indigo Lakes is a separate community next door, on different county numbers and under a different association, and none of its homes or sales are counted in the Pebblebrooke Lakes figures. It appears in the county peer table only as a separate single-family community. Check the subdivision name on the county record for any listing that mentions both.

Is the Publix plaza part of Pebblebrooke Lakes?

No. The Publix at The Shoppes at Pebblebrooke sits in a commercial plaza on Collier Blvd, on separate commercial parcels outside the community. The plaza is not a common area of either association, and no home in Pebblebrooke Lakes sits inside it. This page names the plaza only as a place to shop nearby.

Can I rent out a home in Pebblebrooke Lakes?

We found no leasing limit, rental cap or approval process posted by either association, and the MLS export carries no field for them. Those rules sit in the recorded declaration and association rules, so read them before you offer. Collier County also keeps a short-term vacation rental registration page; check it for the address you consider.

How do prices in Pebblebrooke Lakes compare with nearby communities?

The county peer table above sets each product beside four nearby communities of the same product, using the same September 2025 through August 2026 deed window. Single-family rows sit with single-family rows and condominium rows with condominium rows. Read the deed count beside each median, since a thin count can move a median sharply.

Why do county and MLS figures for Pebblebrooke Lakes differ?

County figures come from qualified deeds recorded from September 2025 through August 2026, while MLS figures come from closings in the SWFLA MLS export dated October 29, 2026, for October 29, 2025 to October 29, 2026. The windows and the sources differ, and some sales sit in both sets, so each figure names its own set.
