Key takeaways for Andalucia home buyers in Naples
In the 12 months to August 31, 2026, Collier County recorded 11 qualified single-family home sales in Andalucia at a $710,000 median, from $540,000 to $1,100,000. The county's deeds come first on this page, and listing-agent entries from the MLS follow as a separate, supporting record.
What the county recorded in the latest 12 months
Collier County's deed list for the 12 months to August 31, 2026 holds 11 qualified deeds, and the sales section lists every one. Five were below $700,000 and six were at or above it, a split the two price searches in the listing section follow.
What the MLS export showed
In the October 29, 2026 export, 10 Andalucia homes closed in the year to that date at a $692,500 MLS median, from $540,000 to $1,100,000, with a median of 36 days on market. These are listing-agent entries, a supporting record kept apart from the county's deeds.
No listing on October 29, 2026
The export showed no active and no pending Andalucia listing that day. A buyer who wants to see an Andalucia home therefore watches the live searches in the next section, saves a search, and asks our agents to say when an owner lists one.
167 homes on one plat
The 2026 roll shows 167 homes with a residence row on one county plat, built from 2006 to 2016 on three streets: Serrano Circle, Andalucia Way and Raffina Court. The layout section counts the homes by street and sets out the lot sizes.
Gated, per Naples Daily News
The newspaper described Andalucia as a gated community in 2006 and 2007. A buyer should ask the association about entry procedures, because the sources found by November 1, 2026 say nothing about how entry works.
One association, no published dues
One association governs Andalucia, the Andalucia Homeowners' Association, Inc. Dues are not published by the association (checked November 1, 2026), so this page states no association fee as fact.
One millage area, no CDD
All of the homes sit in one Collier County millage area, 104, taxed at 9.3696 mills for 2026 including the North Collier fire district levy, with no community development district. The county roll shows a $269.77 non-ad valorem charge on each home and a median 2026 bill of $5,433.85, context only because a bill resets at purchase.
What this page leaves out
This page leaves out any dues figure, any rule on leasing, pets or vehicles, the management company and the gate procedure, because the association has not posted them and no other source this page could cite gives them. Flood is the other open item: the flood zone varies by lot, and your lender's flood determination for the exact address decides.
What Andalucia homes are for sale in Naples right now?
Andalucia homes for sale in Naples appear in five live searches below, each limited to the MLS label Andalucia and a map box around the plat. The October 29, 2026 export of the Southwest Florida MLS showed 0 active and 0 pending Andalucia listings, so the searches on this page return homes only when an owner lists one.
Search Andalucia listings
This search reads the MLS label Andalucia inside a map box drawn around the plat, never a wildcard, so similarly named places elsewhere stay out of the results. When an owner lists a home, it appears here once the MLS posts it. To browse beyond the community, see all Domain Realty Group listings.
Single-family house listings
Every home on the roll is a single-family house, so this search and the first one read the same homes. It stays a separate link for buyers who search by property type.
Listings by price
- Andalucia listings under $700,000 when one is offered
- Andalucia listings at $700,000 or more when one is offered
The split at $700,000 follows the county's deed list, where 5 of the 11 deeds in the latest window were below that line. The lower search stops just below it, so no listing shows in both.
New Andalucia listings
This search shows only listings added in the last 30 days. To hear about an Andalucia home before it lists, contact us to save a search and get new listings by email, or ask our agents to watch for one.
What the October 29, 2026 export held
In the October 29, 2026 export, the Andalucia label held no active and no pending listing, and its 10 closings sit in the table in the MLS section. The figures are dated, so a live search on the day you read this page is the current answer.
How often Andalucia homes come up for sale
The county recorded 11 qualified deeds in the 12 months to August 31, 2026, and the October 29, 2026 export holds 10 closings in its own year. The two sets use different windows and dates, so this page turns neither into a rate, and a buyer plans around waiting for a listing rather than around a schedule.
What is Andalucia in Naples, FL, and where is it?
Andalucia in Naples, FL, is a community of single-family homes on the west side of Whippoorwill Lane in central Naples, ZIP 34105, in unincorporated Collier County. The sections below place it on the map, name its roads, give its acreage and describe what a public aerial shows of the plat.
Where Andalucia sits in central Naples
Andalucia sits on the west side of Whippoorwill Lane, south of Pine Ridge Road and west of I-75 in central Naples, ZIP 34105, outside any city limit in unincorporated Collier County. Readers comparing areas can start at the Naples hub or the Naples communities index.
Unincorporated Collier County
Unincorporated means the county, not a city, is the local government, even though Naples is the place name used for Andalucia addresses. The 2026 roll shows no city levy on any home, and every home sits in Collier County millage area 104.
Whippoorwill Lane and Pine Ridge Road
Whippoorwill Lane runs along the east edge of the plat, and Pine Ridge Road lies to the north. This page gives no drive distance to either road, so a buyer reads the exact address on a map before assuming how a home sits against I-75.
One ZIP code, 34105
All 179 parcels on the 2026 roll carry ZIP 34105, so one ZIP code covers the whole community. A ZIP code is a postal label, and it does not by itself tell a buyer anything about an association, a school assignment or a flood zone.
About 78 acres
Andalucia covers about 78 acres: Landeavor described 78 acres in 2012, and the 179 parcels on the 2026 roll sum to 78.47 acres, with a median home lot of 0.15 acre. The layout section splits the roll's acreage between homes and common tracts.
What the aerial shows
The aerial shows a loop of single-family homes along Serrano Circle around a central lake, with Whippoorwill Lane along the east edge and neighboring communities around the plat. It is a public aerial from USDA NAIP via USGS The National Map, and its capture date is not confirmed.
What have Andalucia homes in Naples sold for?
Andalucia homes in Naples sold at a $710,000 county median in the latest 12 months, from 11 deeds that the last table in this section lists one by one. The county's longer record follows in three tables, and every figure names its set and its window.
One product class, one county median
Every Andalucia home on the roll is a single-family house, so one county median describes the community and no second class needs its own figure. A median prints in prose only where 6 or more sales exist, and smaller groups appear in tables with their counts or as single sales.
The 12 months to August 31, 2026
In the 12 months to August 31, 2026, Collier County recorded 11 qualified single-family home sales in Andalucia at a $710,000 median, from $540,000 to $1,100,000. The table at the end of this section gives each deed's month, price, roll year built, county heated area, lot size and county pool row.
The prior 12 months
For September 2024 to August 2025, the prior 12 months, the county recorded 7 sales at a $730,000 median; with so few deeds, the two windows say more about which homes sold than about value. Its seven deeds ranged from $650,000 to $880,000.
The 60-month window
For September 2021 to August 2026, the 60 months, the county recorded 50 sales at a $742,500 median, from $540,000 to $1,160,000. A 60-month figure always names its window, because it holds every year in the tables below.

Every recorded Andalucia sale in the 12 months to August 31, 2026
The table lists every deed the county recorded in that window. Roll year built is the earliest residence row on the 2026 roll, and county area can miss part of a second floor, so a listing's living area settles size.

What does the MLS show about Andalucia homes in Naples?
Andalucia homes in Naples appear in the Southwest Florida MLS as listing-agent entries that sit beside the county's deeds without replacing them. This section reads the October 29, 2026 export for sold, active and pending Andalucia listings and keeps every MLS figure apart from the county's.
An asking price is not a sale price.
Two record sets kept apart
This page keeps two records of Andalucia sales side by side but never adds them together: Collier County deeds qualified through August 31, 2026, and closings in the October 29, 2026 export of the Southwest Florida MLS, whose windows and sale dates differ.
We tracked the October 29, 2026 export for every Andalucia listing that sold, was active or was pending, labelled Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, and none of its closings is added to a county count. A sale can fall in one window and not the other, and the month the county recorded a deed can differ from the month the MLS shows the closing for the same home.
MLS closings in the export window
In the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, 10 Andalucia homes closed between October 29, 2025 and October 29, 2026 at a $692,500 MLS median, from $540,000 to $1,100,000. The median MLS living area for those closings was 2,094 sq. ft. in the export, from 1,800 to 3,153.
MLS closings one by one
Each row is one closing in the October 29, 2026 export, with the sold price set against the list price on that row and the MLS living area.

Days on market and sale to list
In the October 29, 2026 export, the 10 closings had a median of 36 days on market, from 7 days on one row to 150 on another. Each row's sale to list ratio sits in the table above, and an asking price that sold for less is a record of one negotiation, not of the community.
Fields the export does not carry
The export has no stories, garage, pool, parking, pet or lease field, so none is reported here, and a missing field is never read as zero. Information not available at time of publishing (checked 2026-11-01). For stories, the only wording found is the developer's 2007 description of one- and two-story floor plans, which a buyer confirms on the exact home.
How is Andalucia in Naples laid out, from the lake to its three streets?
Andalucia in Naples is laid out as one plat with three streets of homes, a central lake, preserve land and a clubhouse tract. This section counts the homes by street, sizes the common tracts in acres and shows the lot sizes the 2026 roll records for the 167 homes.
The county set
On the 2026 Collier roll, Andalucia is 179 parcels under one county subdivision number in ZIP 34105: 167 single-family homes, each on its own lot, and 12 common tracts that hold the two lakes, preserve land, open space, the road tract and the clubhouse tract. Common tracts carry no home, so they count in the 179 parcels but not in the 167.
Serrano Circle, Andalucia Way and Raffina Court
Serrano Circle holds 145 of the homes, Andalucia Way 12 and Raffina Court 10. The roll gives street names here, never a house number, and the aerial shows Serrano Circle as the loop around the central lake.
The central lake and preserve tracts
Two lake tracts hold 12.06 acres and three preserve tracts hold 21.34 acres, with a further 6.83 acres in four open-space tracts and 7.30 acres in the road tract. The roll names the water bodies by tract, so this page says a central lake and gives no lake name.
The clubhouse tract
One tract of 0.81 acre carries the county use code for an entertainment or attraction parcel, which is how the roll codes a clubhouse, and that reading is an inference. Developer and press descriptions of the facilities exist, and the association's public website lists none, so a buyer confirms what is open with the association.
Lots on the roll
The roll records home lots from 0.13 to 0.45 acre, and the table counts the 167 homes by lot size.
| Lot size (county acres) | Homes |
|---|---|
| County 0.00 to under 0.12 acre | 0 |
| County 0.12 to under 0.14 acre | 6 |
| County 0.14 to under 0.16 acre | 89 |
| County 0.16 to under 0.18 acre | 32 |
| County 0.18 to under 0.20 acre | 9 |
| County 0.20 to under 0.25 acre | 23 |
| County 0.25 acre or more | 8 |
What homes are in Andalucia, Naples, and who built them?
Andalucia in Naples has 167 single-family homes on the 2026 Collier County roll, each on its own lot, with a roll year built from 2006 to 2016. The D'Jamoos Group launched it, Landeavor and FrontDoor Communities finished it, and Weber Design Group was the architect for the later homes. This section covers the builders, awards and earlier sales.
Single-family houses: 167 on the county roll, built 2006 to 2016
The 2026 county roll lists 179 parcels under one subdivision number. Houses, each on its own lot, make up most of them, and 12 common tracts hold the lakes, preserve land, open space, roads and clubhouse. Three streets carry the houses: Serrano Circle, Andalucia Way and Raffina Court. The residence rows give each house a year built between 2006 and 2016, and the year built section below prints the counts.
The D'Jamoos Group launch in 2006
The D'Jamoos Group launched Andalucia in 2006 with JED of Southwest Florida and Henning Construction; Landeavor bought the community from DJMC Homes in 2010 and brought in FrontDoor Communities as its partner to build and sell the remaining homes.
A 2006 newspaper brief announced the launch with six floor plans, and a 2007 brief described the community as old-world style. This page prints no sale price from those developer years, because the deeds that matter to a buyer today are the recent ones.
Landeavor and FrontDoor Communities from 2010
Landeavor's own news page says it bought Andalucia in 2010. In September 2012 it reported 71 homes complete and 96 still to build, with FrontDoor Communities as its joint venture partner. FrontDoor sold the remaining homes through about 2015 and 2016, and a September 2015 FrontDoor release said only a few opportunities were left. The roll fits that timeline, since its last residence year is 2016.
Weber Design Group and the Sand Dollar awards
Landeavor's 2012 update names Weber Design Group as the architect for the FrontDoor-era homes and says the firm blended its work with the community's existing Tuscan theme.
FrontDoor Communities' 2014 release says Andalucia won the CBIA Sand Dollar award for Product Design of the Year, Single Family, at the September 27, 2014 ceremony, for the second year in a row.
A developer's release is a statement by the seller, not an independent ranking, and an award does not show which houses carry Weber Design Group plans.
Pools, screen enclosures and lots on the roll
County appraisal rows show a pool row on 93 of 167 homes, a spa row on 36 and a screen enclosure on 128. These are records of what the county has on file, not listing claims, so a buyer confirms each feature in person and in the permit file. The median home lot is 0.15 acre, and lots run from 0.13 to 0.45 acre. The October 29, 2026 export has no pool field, so MLS data cannot count pools.
Every recorded Andalucia sale in the prior 12 months
Each row is one qualified county deed recorded from September 2024 to August 2025, with the roll's year built, the county heated area and whether the county shows a pool row. There is no median row, because seven deeds is a small set. The sales section earlier on this page covers the 12 months to August 31, 2026.
| Recorded | Price | Roll year built | County heated area (sq. ft.) | County pool row |
|---|---|---|---|---|
| County deed, October 2024 | $760,000 | 2014 | 2,078 | yes |
| County deed, October 2024 | $740,000 | 2014 | 1,868 | yes |
| County deed, December 2024 | $727,000 | 2016 | 2,078 | no |
| County deed, January 2025 | $650,000 | 2007 | 1,705 | no |
| County deed, April 2025 | $685,000 | 2006 | 2,045 | yes |
| County deed, April 2025 | $730,000 | 2006 | 2,045 | no |
| County deed, July 2025 | $880,000 | 2007 | 1,863 | yes |
What a buyer checks first on any Andalucia house
Five checks come before an offer, and the Domain Realty Group property search lets you save a search and get new listings by email, which matters because the October 29, 2026 export showed no active listing and homes appear when an owner lists one.
- Read the recorded declaration and covenants, because the association's public website posts none of them.
- Match the roll's year built to a permit history for the roof, air conditioning and openings.
- Compare county heated area with a measured floor plan.
- Compare the pool, spa and screen enclosure on the roll with what stands on the lot.
- Get a flood determination from your lender, because your lender's flood determination for the exact address decides.
How big are Andalucia homes in Naples, and which floor plans repeat?
Andalucia homes in Naples sit close together in size: the county's middle half runs from 1,863 to 2,078 sq. ft. of heated area, and 2,078 sq. ft. appears on 52 homes. MLS living area for recent sales runs larger. Floor plans repeat, so a measured plan matters more than any median.
County heated area
County heated area on the 2026 roll puts the median Andalucia home at 2,017 sq. ft., from 1,440 to 2,562, but county area can miss part of a second floor, so a listing's living area and a measured floor plan settle size.
The middle half of homes falls between 1,863 and 2,078 sq. ft., and the roll holds 30 distinct sizes across the community. County heated area is the base living area on the residence row. The roll records pools, decks and screen enclosures on separate rows, so they are not added into it.
County heated area bands
The table sorts county heated area into seven bands. Homes counts every home on the roll in a band, and T12 sales counts county deeds in the 12 months to August 31, 2026.
| Heated area band (county) | Homes | T12 sales |
|---|---|---|
| County 0 to under 1,600 sq. ft. | 5 | 1 |
| County 1,600 to under 1,800 sq. ft. | 27 | 3 |
| County 1,800 to under 2,000 sq. ft. | 49 | 2 |
| County 2,000 to under 2,200 sq. ft. | 84 | 4 |
| County 2,200 to under 2,400 sq. ft. | 1 | 1 |
| County 2,400 to under 2,800 sq. ft. | 1 | 0 |
| County 2,800 or more sq. ft. | 0 | 0 |
The band from 2,000 to under 2,200 sq. ft. holds the most homes, and no home on the roll reaches 2,800 sq. ft.
MLS bedrooms and living area
In the October 29, 2026 export, the closings between October 29, 2025 and October 29, 2026 have a $692,500 MLS median, a median of 36 days on market and a median MLS living area of 2,094 sq. ft., from 1,800 to 3,153 sq. ft. Bedroom counts are what listing agents entered. The 4 bedrooms plus den row lists its two prices and areas, because two sales cannot support a median.
| Bedrooms (MLS) | Rows | Sold | Median sold (n 3 or more) or prices | Median living area (sq. ft.) |
|---|---|---|---|---|
| MLS 3 bedrooms | 4 | 4 | $601,000 (n 4) | 1,938 (n 4) |
| MLS 3 bedrooms plus den | 4 | 4 | $717,500 (n 4) | 2,234 (n 4) |
| MLS 4 bedrooms plus den | 2 | 2 | $1,100,000 and $540,000 | 3,153 and 2,340 |
Repeated sizes and floor plans
One county heated area, 2,078 sq. ft., appears on 52 homes, and it is also the median for both the 2013 and the 2014 homes in the year built table below. Repeated areas point to repeated floor plans, an inference, because the roll does not name plans. FrontDoor marketed named plans, but its marketing sizes are not county heated area, so they stay off this page.
Why county area can miss a second floor
A March 2026 sale at the top of the county's recorded range shows the gap. The county shows 1,883 sq. ft. of heated area for that home, while the MLS row matched to it by sale month and price shows 3,153 sq. ft. of living area. A second floor that the county's base area does not carry is the likely reason, so a county size starts a question and does not end it.
What size figures never mean
A size figure is not a bedroom count, a lot size or an appraisal. County heated area and MLS living area are different records kept under different rules, so this section never divides a sale price by either one. A buyer who needs a firm size orders a measured floor plan.
How old are Andalucia homes in Naples, and what should a buyer check on a 2006 to 2016 house?
Andalucia homes in Naples date from 2006 to 2016 on the county roll, with a median year built of 2013, so the oldest houses are 20 years old in 2026 and the newest 10. A buyer checks the roof, the air conditioning units, the openings and the pool equipment, and orders a wind mitigation inspection and a general inspection.
Year built across the community
On the 2026 county roll, Andalucia's 167 homes were built from 2006 to 2016, with a median year built of 2013, counting each home's earliest residence row; a later year on a pool, deck or screen row is never a house's year built.
Roll year built is the year of that earliest residence row, not the year of any roof, air conditioning or window replacement.
County year built table
Each row gives a Roll year built, the number of homes with it and the median county heated area of those homes.
| Roll year built | Homes | Median county heated area (sq. ft.) |
|---|---|---|
| County 2006 | 40 | 1,863 |
| County 2007 | 12 | 1,863 |
| County 2010 | 2 | 1,766 |
| County 2011 | 7 | 2,029 |
| County 2012 | 10 | 1,712 |
| County 2013 | 28 | 2,078 |
| County 2014 | 31 | 2,078 |
| County 2015 | 24 | 2,017 |
| County 2016 | 13 | 2,017 |
The roll has no home with a residence year of 2008 and none of 2009.
Three building waves
Counting by Roll year built, the community has three waves. Homes built 2006 to 2010 number 54, homes built 2011 to 2015 number 100, and the 13 homes built in 2016 close out the plat. The first wave belongs to The D'Jamoos Group years and the second overlaps the FrontDoor years, although the roll names no builder.
Florida Building Code after 2002
Florida's first statewide building code took effect on March 1, 2002, according to the International Code Council's Florida case study. Every Andalucia home has a roll year built of 2006 or later, so each was permitted after that date, an inference from year built and not a permit record. A home's permit date tells more than the code's starting year.
Roofs, openings and wind mitigation
The roll's year built does not say when a roof, window, door or air conditioner was last replaced. A roof original to a 2006 house is 20 years old in 2026, and one original to a 2016 house is 10, so a buyer asks for the roof permit history and the date of the last replacement. A wind mitigation inspection records the roof covering, roof deck attachment, roof-to-wall attachment, roof shape, secondary water resistance and opening protection on the state form, and a buyer orders one for the exact home. For the openings, ask for product approvals and any shutter documents.
One- and two-story plans
Naples Daily News described the community's plans in 2007 as one- and two-story floor plans, in the developer's 2007 wording. The export has no stories field, and this page prints no count of one-story or two-story houses. A buyer confirms the stories from the listing and a floor plan.
Inspections to order
Order these for the exact house:
- A general home inspection, with the roof and air conditioning included.
- A wind mitigation inspection on the state form.
- A pool, spa and screen enclosure inspection where the roll shows those rows.
- A termite inspection and a survey.
- Your lender's flood determination for the exact address.
Domain Realty Group can talk through the order of inspections for a specific house.
What amenities does Andalucia in Naples have, and what does gated mean here?
Andalucia in Naples is described by dated developer and press sources as a community with a clubhouse, fitness center, pool, spa, playground and basketball court, yet the association's public website posts none of those. This section separates the dated descriptions from what a buyer must confirm, and it says exactly what the word gated rests on.
The clubhouse and fitness center
Dated developer and press descriptions from 2006, 2012 and 2015 list a clubhouse with a fitness center, a pool and spa, a playground and a basketball court; the association's public website lists no amenities, so confirm current facilities with the association.
The 2006 brief and the 2015 FrontDoor release both mention the clubhouse and fitness center. The 2026 roll carries one common tract whose county use code reads as a clubhouse, an inference that says nothing about rooms, equipment or hours.
Pool and spa
The 2015 release describes a lap pool and an outdoor spa, and the 2006 brief calls the pool by another name, so this page says pool and spa and nothing more. No source gives the pool's size, depth or heating, and the association has not posted hours, guest rules or seasonal closures.
Playground and basketball court
The basketball court and a play area appear in the 2006 brief as part of the amenity package, and the 2012 and 2015 descriptions name the playground. Both are amenities named by dated sources, and neither has a posted schedule, rule or condition report, so a buyer asks the association what exists today.
The gate
Naples Daily News described Andalucia as a gated community in 2006 and 2007, and no published source found as of November 1, 2026 describes how entry works, so a buyer asks the association about entry procedures before closing.
The 2015 developer release does not mention a gate, and the association's public website is silent on entry. Some listing remarks use stronger words for the entry than any news source does, and this page prints only the dated newspaper description. Ask who operates the entry, how guests and vendors are admitted, and what the association budgets for the entry.
What the association does not publish
On November 1, 2026, the Andalucia Homeowners' Association, Inc. website was an owner sign-in page with no amenity list, hours or rules, so each is not published by the association (checked November 1, 2026). A buyer asks for the current amenity list, hours, guest rules and any renovation plan in writing, and the association's answer, not a 2006 brief, settles it.
No golf course in Andalucia
Andalucia has no golf course and no golf membership in any source the research found as of November 1, 2026. The clubhouse, fitness center, pool, spa, playground and basketball court are the only amenities the dated sources describe.
What is near Andalucia in Naples, and which schools serve it?
Andalucia in Naples sits on Whippoorwill Lane, south of Pine Ridge Road, with shopping along Pine Ridge Road and Airport-Pulling Road, Waterside Shops and Fifth Avenue South by road, NCH hospitals, Gulf beach parks to the west and three assigned schools. This section names each, with a distance only where the route table has one.
Distances in the Domain Realty Group route table
From one Andalucia Way point, the Domain Realty Group route table, run free-flow with no traffic added in October 2026, shows Waterside Shops at 4.5 route miles and Fifth Avenue South at 8.5 route miles. The table holds no other Andalucia-start distance, so no other place on this page carries a figure.
Shopping along Pine Ridge Road
Grocery and big-box shopping gathers along Pine Ridge Road near Airport-Pulling Road, including Carillon Place, Ridgeport Plaza at 5311 Airport Pulling Road and Pine Ridge Crossings at 2310 Pine Ridge Road. Commercial listings read on November 1, 2026 name Publix, Target and other national retailers there, but tenants come and go, so confirm each store on its own website.
Downtown Naples and Fifth Avenue South
Fifth Avenue South in downtown Naples is 8.5 route miles from the Andalucia Way point, free-flow. Traffic in season adds to the trip, and the free-flow figure leaves that out, so test the route at the hour you would drive it.
Hospitals: call 911 in an emergency
NCH North Naples Hospital and NCH Baker Hospital are the hospitals named in the research for this community. This page prints no distance to either, because the route table has no Andalucia-start row for them. Call 911 in an emergency, and use each hospital's own website for services and visiting rules.
Gulf beaches by road
Gulf beach parks lie west of Andalucia, including Vanderbilt Beach, Clam Pass Park and Lowdermilk Park. The route table has no Andalucia-start figure for any beach, so none is printed. Parking fees, hours and rules belong to each park's operator, so check them before a visit.
Schools by address
Collier County Public Schools' address lookup for one Andalucia Way address, run October 21, 2026 for the 2027 school year, assigned Osceola Elementary, Pine Ridge Middle and Barron Collier High; assignment follows the street address and can change from year to year.
State grades for the 2021-22 through 2025-26 school years (SY22 to SY26), from the district's grades list carried in the research, read A in each of those five years for Osceola Elementary School, Pine Ridge Middle School and Barron Collier High School. Grades and assignment are all this page reports, so confirm a home's assignment with the district using the exact address.
Fire district on the roll
The 2026 Collier roll shows the North Collier fire and rescue district on every Andalucia home, inside millage area 104 at 9.3696 mills in all, with no community development district. The research did not confirm the first-due station, so ask the district which station serves the address and share that answer with an insurance agent.
Nearby DRG community pages
Stratford Place sits on the same Whippoorwill Lane corridor in ZIP 34105, and the Pine Ridge page covers a nearby Naples community. The Naples communities index lists the rest. Each page keeps its own county records, so none of their figures sits in an Andalucia number.
How have the roads around Andalucia in Naples changed since 2023?
Andalucia in Naples opened a route to Livingston Road in December 2023, when Whippoorwill Lane was joined to a street that meets Livingston Road at a signal, and a new traffic pattern opened at I-75 and Pine Ridge Road in May 2026. This section dates each project and says what neither one tells a buyer about price.
The Whippoorwill Lane extension
Collier County opened the Whippoorwill Lane extension to Marbella Lakes Drive and Livingston Road on December 15, 2023, and the new diverging diamond traffic pattern at I-75 and Pine Ridge Road opened at the end of May 2026, per local news coverage.
County commissioners approved the connection in April 2019, and construction began in May 2022, as carried from the county's release, which also describes a new roundabout. Andalucia's entrance on Whippoorwill Lane now reaches both Pine Ridge Road and Livingston Road.
Livingston Road and Marbella Lakes Drive
The extension ends at a street with a traffic signal at Livingston Road, so a driver leaving Andalucia can reach Livingston Road by that route. The research measured no trip.
I-75 at Pine Ridge Road
The interchange became a diverging diamond, a layout in which the two directions of Pine Ridge Road cross to opposite sides through the ramp area. Construction began in March 2025, and WINK News reported on June 1, 2026 that the state opened the interchange about 30 hours early while crews continued sidewalks, lighting, signs and paving. This page gives no completion date for that finishing work.
What the road changes do not settle
A new connection or interchange says how a driver reaches a road. It does not say what a home will sell for, how long a trip takes in season or how much traffic a street carries, and neither project appears in any county or MLS figure on this page. Drive the route you would use before an offer.
Who governs Andalucia in Naples, and what does the association publish?
Andalucia in Naples answers to a single governing body. One association governs Andalucia, the Andalucia Homeowners' Association, Inc., and its public website is an owner sign-in page that publishes no dues, rules, lease terms, pet terms or management company, so this page states none of them as fact.
Andalucia Homeowners' Association, Inc.
The association's public website, read on November 1, 2026, carries this legal name and places the community off Whippoorwill Lane in Naples. Andalucia is a plat of single-family lots, so Chapter 720 of the Florida Statutes is the likely governing law, although this page has not read the recorded declaration. No master association surfaced in any source read for this page.
An owner sign-in website
The public side of the site offers an owner sign-in, an account request form, a contact form, an office phone line, an after-hours emergency line and a privacy policy. It has no documents list, rules page, leasing page, pet page, budget or dues schedule. A missing page is a gap in what the association posts, never proof that a rule does not exist.
Management company: not published
No management company appears on the association's public page, read on November 1, 2026. An earlier research note pointed to a company, but nothing public confirms it, so this page names none. The site runs on third-party community software, which is not a manager. The estoppel certificate for a sale lists the current contact.
No community development district
A community development district adds its own debt and maintenance line to the county tax bill. The 2026 roll for Andalucia shows no such line, and the county's list of taxing authorities for millage area 104 names no district of that kind. Association dues are billed by the association, apart from the county bill.
Special assessments in public news
No special assessment for Andalucia surfaced in public news as of November 1, 2026. That is a search result only, because association notices sit behind the owner sign-in. The estoppel certificate states what is owed on the account, and the seller can say whether a notice is pending. A buyer who wants more certainty asks the association directly, in writing, before the inspection period ends.
Questions to put to the association
Before you offer, ask the association, through the seller, for written answers on these points: what the dues cover, the current budget and reserve schedule, any assessment planned or pending, the lease minimum, pet limits, vehicle and parking rules, the architectural approval process, the buyer approval step, entry procedures and clubhouse use. Domain Realty Group agents can send the request and track the reply.
What rules apply when you buy or lease in Andalucia, Naples?
The rules for buying or leasing in Andalucia, Naples, sit in recorded documents, not on any public page. The association's website posts no lease, pet, vehicle or approval rule, so a buyer requests the declaration, bylaws and current rules in writing during the contract period. Collier County's short-term rental registration is the one rule with a public source.
Recorded covenants govern
Rules for a Florida homeowners' association come from its recorded declaration of covenants, its bylaws and the rules and regulations its board adopts. For Andalucia, a buyer should read the recorded declaration and covenants before the inspection period ends, because they decide leasing, pets, parking, exterior work and assessments.
Leasing: not published
Whether Andalucia sets a minimum lease term, limits how many homes may be leased or screens tenants is not published by the association (checked November 1, 2026). A declaration can set its own lease terms, so a buyer who plans to rent the home out reads it first, and a listing remark about rentals is not a recorded rule.
Pets: not published
Pet rules are not published by the association (checked November 1, 2026), and the October 29, 2026 export carries no pet field, which means the data is missing rather than zero. Ask for the written pet rule before you offer, including any limit on number, size or breed.
Vehicles and parking: not published
Rules for vehicles, guest parking, commercial vehicles, boats and trailers are not published by the association (checked November 1, 2026). Ask for them in writing, including whether parking on the community's three streets is allowed.
Architectural review
Whether Andalucia's declaration requires committee approval for exterior work has not been posted on any public page. Declarations often require approval before an owner paints, replaces a roof, adds a screen enclosure, builds a fence or installs a pool or spa. Some Andalucia homes carry a county pool row, spa row or screen row, so ask whether earlier additions were approved.
Collier County short-term rental registration
Andalucia sits in unincorporated Collier County, where Ordinance 2021-45, effective January 3, 2022, requires registration of short-term vacation rentals. Registration applies to an owner who rents a home for fewer than 30 days on more than three occasions in a calendar year. It does not override the association's covenants, and the City of Naples 30-day rule does not apply to an unincorporated address. Confirm current terms with Collier County.
Why listing remarks are not rules
A listing remark is text a listing agent typed, and it can disagree with another remark for the same community. Rules come from the declaration, the bylaws and the current rules and regulations. Treat a remark about pets, rentals or fees as a question for the association, never as an answer.
What does a buyer pay each year in Andalucia, Naples?
A buyer in Andalucia, Naples, can plan the yearly bill from four parts: association dues, insurance, property taxes and utility or service items the dues may or may not cover. The association posts no dues, so this page states none. Taxes come from the county roll, and insurance depends on the roof, openings and policy form.
Association dues: not published
Because the association publishes no dues, no fee on this page is stated as fact; the only fee figures shown are listing-agent entries from the October 29, 2026 export, in one table marked as supporting data. Dues come from the association's approved budget, so a buyer asks for the budget, the reserve schedule and the estoppel certificate, which states the current amount.
MLS fee fields from the October 29, 2026 export
We tracked the recurring-cost entries that listing agents made on the 10 Andalucia rows in the export. Each cell comes from the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, and is never the association's rate. A blank means no entry, not zero. Data updated: October 2026.
| Set | MLS rows | HOA fee annualized (MLS: filled, median, range) | Total annual recurring (MLS: filled, median, range) |
|---|---|---|---|
| MLS all Andalucia rows | 10 | 8, $3,900 (n 8), $3,900 to $3,936 | 10, $3,900 (n 10), $3,900 to $3,936 |
Eight rows carry an HOA fee entry and all ten carry a total recurring entry. The two columns read the same listing entries two ways, so they are never added together, and neither is added to a tax figure.
What a fee field may include
A listing's fee field can fold several items into one number, and no association page says which items Andalucia's dues cover. Ask the budget about grounds and lawn care, road and street light upkeep, trash, water and sewer, internet or cable, clubhouse upkeep, reserves and the association's own insurance.
Insurance as an annual cost
Insurance depends on the roof, openings, lot and policy form, and no source publishes an Andalucia figure, so this page prints none. A standard Florida homeowner policy excludes flood damage, so flood cover is a separate purchase, and the flood section below explains what the lender decides. Get quotes for the exact address before you offer, because roof condition and wind features shape a quote.
Property taxes as an annual cost
Property tax is the one annual cost with a public county source, and it resets at purchase. The county roll's 2026 median total bill across all 167 homes was $5,433.85, shown for context only. The tax section below lists the authority lines. You can also browse Naples communities for comparison.
The non-ad valorem line and utilities
A non-ad valorem charge is a flat line on the county bill rather than a rate per $1,000 of value. Water, sewer, trash, internet and cable arrangements are not posted for Andalucia, so ask the association which of them sit inside dues and ask the seller for recent utility bills.
What does a buyer pay once at purchase in Andalucia, Naples?
A buyer in Andalucia, Naples, pays one-time costs that the association does not post: an estoppel certificate, any transfer or capital contribution, a buyer application or approval step, title and survey work, inspections and a flood determination. Statute caps the estoppel fee, while the other items are quotes or unpublished.
Estoppel certificate
An estoppel certificate is the association's written statement of what the seller owes and whether any assessment is pending. The statute sets the timing and the fee cap, summarized in the law section at the end of this page, and the contract says who pays. Request it as soon as the contract is signed, because delivery can take as long as 10 business days.
Transfer or capital contribution: not published
The association posts no transfer fee or capital contribution on its public page. Listing agents filled a transfer fee field on seven of the ten rows in the export, but that field is a listing entry rather than the association's charge, so its figure is not printed here. Ask the association in writing whether the buyer or the seller pays any one-time charge at closing.
Association approval and application
Whether Andalucia requires buyer approval, an application, an interview or a screening step is not published by the association (checked November 1, 2026). Ask before you offer, because an approval step can set the earliest closing date and a missing one can delay it.
Title, survey and inspections
A title search and title insurance address defects in ownership, and a survey shows boundaries and improvements on the lot. Plan for a general home inspection, a roof inspection, a wind mitigation inspection and, where the home has a pool or spa, an inspection of that equipment. Houses from 2006 to 2016 may still carry original systems and roofs, so a closer look at them is worth the cost.
Flood determination
Lenders order a flood determination for the property address, and it reports the mapped zone on the day it is run. The result shapes what the lender requires. Ask the seller for any elevation certificate, because it records a home's height against the mapped flood elevation.
Closing timeline
The usual order is the disclosure summary, then a signed contract, the estoppel request, the inspection period, insurance and flood quotes, the lender's flood determination and closing. Request documents on day one. To watch for a listing, save a search, and contact Domain Realty Group with timing questions.
What are property taxes on an Andalucia home in Naples?
Property taxes on an Andalucia home in Naples come from one county millage area. Every Andalucia home sits in Collier County millage area 104 for 2026 at 9.3696 mills, including North Collier Fire Control at 1.0000 mills, with no community development district, and the roll shows a $269.77 non-ad valorem charge on each home.
Millage area 104
Millage area 104 is the roll code that groups the taxing authorities serving a parcel. All Andalucia homes share it, so the rate is the same on every street and only the taxable value differs. Each mill is $1 for every $1,000 of taxable value, which makes the county total $936.96 for every $100,000.
Taxes table: the 2026 authority lines
The table lists the ten county authority lines for millage area 104 and their total. The two school lines are set by state law and by the local board, and the Unincorporated General MSTD line applies to unincorporated parcels countywide rather than to Andalucia alone.
| Taxing authority (2026 county roll, millage area 104) | Mills |
|---|---|
| County 2026: General Fund | 3.0107 |
| County 2026: Water Management Fund (South Florida) | 0.0948 |
| County 2026: Big Cypress Basin | 0.0978 |
| County 2026: School Board (state law) | 1.8990 |
| County 2026: School Board (local board) | 2.2480 |
| County 2026: Collier Mosquito Control | 0.1331 |
| County 2026: North Collier Fire Control | 1.0000 |
| County 2026: Unincorporated General MSTD | 0.6844 |
| County 2026: Water Pollution Control Program | 0.0246 |
| County 2026: Conservation Collier | 0.1772 |
| County 2026 total, millage area 104 | 9.3696 |
North Collier Fire Control
The fire district appears as its own line at 1.0000 mills in the table above, and it is the district named on the roll for every Andalucia home. In an emergency, call 911.
The non-ad valorem charge
The roll shows a flat $269.77 on each Andalucia home for 2026 in non-ad valorem charges, the same amount on every home. The county data carries the total only, so the line name is not confirmed here; check the charge on the tax bill. The worked examples add it to each ad valorem figure.
Homestead and Save Our Homes
Florida's additional homestead exemption maximum is $26,411 for 2026, on top of the first $25,000 exemption, per the Florida Department of Revenue. The exemption applies to a permanent residence claimed with the Collier County Property Appraiser. Save Our Homes limits the yearly growth of an assessed value to the lower of 3 percent or inflation, which is 2.7 percent for 2026. A sale resets the assessed value, so a seller's capped value does not pass to a buyer.
Why a current bill is not your bill
A seller's bill reflects the seller's exemptions and capped assessed value, so it is not a forecast for a buyer. Florida contracts carry a property tax disclosure under s. 689.261 that tells a buyer not to rely on the seller's current taxes, and the property appraiser reassesses after a sale.
What do worked cost examples show for an Andalucia home in Naples?
Worked examples for an Andalucia home in Naples apply the county's 2026 millage to three recorded sale prices: the low, median and high of the county's 12 months to August 31, 2026. Each is an illustration, not a bill, because taxable value is assumed to equal the price and the flat non-ad valorem charge is added.
How the examples are built
Each row multiplies the price by the county's total of 9.3696 mills, adds the flat non-ad valorem charge and then subtracts the homestead illustration worked out below. Taxable value equals the price in every row, an assumption, because the property appraiser sets the real assessed value after a sale.
| Example (an illustration, not a bill; county roll rates, taxable value equals the price) | Price used | Ad valorem | Non-ad valorem | Total | With homestead |
|---|---|---|---|---|---|
| County T12 low | $540,000 | $5,059.58 | $269.77 | $5,329.35 | $4,957.18 |
| County T12 median | $710,000 | $6,652.42 | $269.77 | $6,922.19 | $6,550.02 |
| County T12 high | $1,100,000 | $10,306.56 | $269.77 | $10,576.33 | $10,204.16 |
A home at the county T12 low
At the county's lowest recorded price in the 12 months to August 31, 2026, $540,000, the ad valorem tax is $5,059.58 and the flat charge brings the total to $5,329.35. With the homestead illustration applied, the total is $4,957.18.
A home at the county T12 median
At the county's median price of $710,000 for the same 12 months, the ad valorem tax is $6,652.42 and the total is $6,922.19, or $6,550.02 with the homestead illustration applied.
A home at the county T12 high
At the county's highest recorded price of $1,100,000, the ad valorem tax is $10,306.56 and the total is $10,576.33, or $10,204.16 with the homestead illustration applied.
Adding a homestead exemption
The homestead illustration removes $372.17 from each total: the first $25,000 at 9.3696 mills is $234.24, and the additional $26,411 against the non-school mills is $137.93. It applies only to a buyer who qualifies and claims the exemption.
What the examples leave out
The examples leave out association dues, insurance, flood cover, utilities, closing costs, any exemption other than homestead and the rates for any year after 2026. They also leave out any gap between the price paid and the assessed value the county sets. Read them as a scale for the county's own rates, not a quote.
Is Andalucia in Naples in a flood zone, and how do storms and insurance work?
Andalucia in Naples has uneven flood mapping. A FEMA map check at one Andalucia Way address point on October 21, 2026 read Zone X on panel 12021C0403J, effective February 8, 2024, while mapped AE and AH areas touch the lake edges, so the zone varies by lot and your lender's flood determination for the exact address decides.
Zone X at one address point
The check covered one point on Andalucia Way, and a single point describes that point only. Serrano Circle and Raffina Court were not sampled, and no lot list exists for the mapped areas. At that reading a federal purchase rule does not apply, although a lender may still require flood cover.
AE and AH at the lake edges
AE is a special flood hazard area with a base flood elevation, and AH is shallow flooding, usually ponding of 1 to 3 feet, also with a base flood elevation. Both carry the federal purchase rule for a federally backed mortgage when the building itself sits in them. Whether any Andalucia house footprint, rather than lake water or a rear yard, sits in AE or AH is not known; the lender's determination or an elevation certificate settles it for each lot.
Preliminary map changes
On August 19, 2026, Collier County opened a 90-day appeal period for proposed flood insurance rate maps. This page makes no claim about whether the proposal touches the panel that covers Andalucia, because that status is unconfirmed. Check the county's flood map lookup for the exact address before you close, and ask the lender which map it used.
Evacuation zones: check the county map
Collier County's lettered evacuation zones are storm surge zones, not FEMA flood zones, so a flood zone reading says nothing about an evacuation order. No source read for this page gives an evacuation zone for Andalucia, so none is printed. Enter the exact address in the county's lookup or the state's Know Your Zone map before storm season.
Storm history as reported
Reports describe the region, not the community, and no report found names Andalucia. The National Hurricane Center reported Irma's September 2017 landfall near Marco Island, with the heaviest rain inland, and the National Weather Service in Miami estimated 9 to 15 inches in inland Collier. For Ian in September 2022, the Hurricane Center reported 6 to 9 feet of inundation above ground in Naples, a coastal figure. For Milton in October 2024, WGCU reported Naples reaching 5.78 feet above normal tide.
Wind insurance and 2006 to 2016 houses
Andalucia houses were built after Florida's first statewide building code took effect in 2002, and builder materials describe tiled roofs, so an original roof is about 10 to 20 years old in 2026. Insurers price the roof's condition, its openings and its shape, so ask for the roof permit year, any re-roof permits and a wind mitigation inspection report.
That state form records roof covering, deck attachment, roof-to-wall connection, roof shape, secondary water resistance and opening protection, and carriers commonly accept a report for five years. Credits vary by carrier, so this page prints no credit amount. Citizens reported 293,772 policies at the end of May 2026, against about 1.41 million at its 2023 peak, as private carriers returned (Insurance Journal, June 23, 2026). No Andalucia insurance figure is published.
Florida's state home-hardening grant program
The state runs a home-hardening grant program that begins with a free wind inspection. Its terms are subject to change, and reports differ on who qualifies in the current cycle, so read them on the program's own site before counting on a grant. This page does not state an eligibility rule or a grant amount.
What does Florida HOA law require when you buy in Andalucia, Naples?
Chapter 720 of the Florida Statutes governs a homeowners' association like the one in Andalucia, Naples, though this page has not read the recorded declaration. It gives a buyer a disclosure summary before the contract, a time-limited estoppel certificate and a right to association records. The sections below summarize the statute text and are not legal advice.
The disclosure summary, s. 720.401
On an Andalucia resale, s. 720.401 requires the seller to give the buyer a disclosure summary before the contract is signed, stating that the buyer must join the association and pay its assessments; if it comes after signing, the buyer may cancel within 3 days of receiving it or before closing, whichever comes first. The form opens by telling the buyer that purchasers are obligated to be members, and the right to cancel cannot be waived. Keep the date the summary was delivered.
Estoppel, s. 720.30851
Under s. 720.30851, the association must deliver an estoppel certificate within 10 business days of a request, and the statute caps the base fee at $250, plus $100 for expedited delivery and as much as $150 more if the account is delinquent, subject to its inflation adjustment. If the association is late, it may not charge a fee, and a certificate is valid for 30 days when delivered by hand or email and 35 days when mailed.
Unpaid assessments and the buyer
Under s. 720.3085, a buyer is jointly and severally liable with the seller for assessments that were unpaid through the transfer date. That is why the estoppel certificate matters: it shows the balance before you close.
Association records
Section 720.303 sets the association's record-keeping and budget duties. Members can request the declaration, bylaws, rules, budget, meeting records and financial reports in writing, and the association's public website shows none of them. Before closing, a buyer gets these through the seller and the contract.
Not legal advice
This section summarizes statute text, not Andalucia's recorded declaration, and the law and its inflation-adjusted fee caps can be amended. Ask a Florida real estate attorney about any clause you do not understand. Domain Realty Group agents can walk you through the buying process, but they do not give legal advice.
How do Andalucia home prices in Naples compare with nearby communities?
Andalucia homes in Naples recorded 11 sales at a $710,000 median in the 12 months to August 31, 2026, according to Collier County deeds, and the table below sets that county median beside six nearby single-family communities over the same window. Each row compares single-family homes with single-family homes only.
County peer table: single-family homes
| Community (county deeds, T12 to August 31, 2026) | ZIP | Single-family homes | Year built range | T12 sales | T12 median |

Linked peer pages
Three of the peers have Domain Realty Group pages: Aviano, Kensington and Autumn Woods. More places are listed under Naples communities.
How to read a peer median
A median is the middle sale, so a few deeds can move it. Every peer row rests on 7 or more sales, and Andalucia's own row rests on 11. The communities differ in lots, associations and amenities, so the table ranks nothing, and the October 29, 2026 export is not used in it.
Peer pages
Marbella Lakes, Banyan Woods and Walden Oaks each have their own Domain Realty Group page. Walden Oaks and Autumn Woods sit in ZIP 34109; the other four peers share Andalucia's ZIP 34105.
Building years side by side
The year built ranges come from the same county roll. Aviano runs 2006 to 2007, Banyan Woods 2001 to 2005 and Autumn Woods 1997 to 2002, while Andalucia spans 2006 to 2016.
Which names get confused with Andalucia in Naples?
Andalucia in Naples shares its name with other things. An Arthur Rutenberg model plan sold under the Andalucia name in other Naples communities, and places called Andalucia in Spain and in other states, are different from this community, so none of their sales, listings or records sit in any figure on this page.
The Arthur Rutenberg model plan
Arthur Rutenberg used Andalucia as a floor plan name in other Naples communities, and listings for those homes can carry the word. The export holds five such rows from a ZIP 34120 community, and the Andalucia sales on this page count none of them.
Andalucia in Spain and other states
Andalucia is also a region of Spain, and the word shows up on developments and streets in other Florida towns and in California. Check the plat name and ZIP 34105 before you trust a sale or a listing.
Neighbors on Whippoorwill Lane
Search sites that use a Whippoorwill area label can mix other listings with Andalucia's. The county roll codes Gusto Bella Vita, The Reserve at Naples and Songbird at Whippoorwill as condominiums, apart from Andalucia's single-family homes on Serrano Circle, Andalucia Way and Raffina Court.
How do you buy a home in Andalucia, Naples, step by step?
Buying in Andalucia, Naples takes four steps. With no active listing in the October 29, 2026 export, the first is a saved search that reports the next one, and the other three are paperwork and checks held by the seller, the association, your inspector and your lender. Each step below names who holds the document.
Step 1: set a search for the next listing
Save a search and get new listings by email, then name the price range you would act on. Homes come up when an owner lists one, so a watch beats checking by hand.
Step 2: read the disclosure summary
Ask the seller or the title company for the HOA disclosure summary that s. 720.401 requires before the contract is signed. It states that you must join the association and pay its assessments. Then read the recorded declaration and covenants for the exact home.
Step 3: order the estoppel and inspections
Request the estoppel certificate from the association early, because s. 720.30851 gives it 10 business days to deliver and caps the fee. Order a general inspection with wind mitigation and four-point reports. These homes date to 2006 through 2016 on the roll, so ask for roof, air conditioning and plumbing dates.
Step 4: insure and close
Collect wind and flood insurance quotes before the inspection period ends. At closing, your lender's flood determination, the title commitment, prorated 2026 taxes and the estoppel figures settle the final numbers. A current tax bill is not your bill, because values reset at purchase.
Frequently Asked Questions about Andalucia homes for sale in Naples
Where is Andalucia in Naples, FL?
Andalucia is in central Naples, ZIP 34105, on the west side of Whippoorwill Lane, south of Pine Ridge Road and west of I-75. The county roll places it outside any city limit, in unincorporated Collier County, on 179 parcels that cover about 78 acres.
Is Andalucia in the City of Naples?

How many homes are in Andalucia, Naples?
Andalucia has 167 single-family homes, each on its own lot, plus 12 common tracts that hold the lakes, preserve land, open space, the road and the clubhouse, for 179 parcels on the 2026 county roll. Serrano Circle has 145 homes, Andalucia Way has 12 and Raffina Court has 10.
Is Andalucia in Naples a gated community?
Naples Daily News described Andalucia as a gated community in 2006 and 2007. No source found as of November 1, 2026 explains how entry works, and this page names no gate equipment or staffing, so ask the association about entry procedures before closing.
What do Andalucia homes in Naples sell for?

How many Andalucia homes are for sale right now?
The export showed 0 active and 0 pending Andalucia listings on October 29, 2026, so no home was on the market in that record set. Saving a search with Domain Realty Group reports new listings by email when an owner lists one, and a live search can differ from the export.
How long do Andalucia homes take to sell?
Across 10 closings in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, the median was 36 days on market. Ten closings is a small sample, so read each listing's own days on market and price history.
How many bedrooms do Andalucia homes have?
In the export, Andalucia rows show 3 bedrooms on 4 closings, 3 bedrooms plus den on 4 and 4 bedrooms plus den on 2. The export has no stories or garage field, so confirm bedrooms, baths and floor plan for any single home against its listing and the recorded plans.
How big are Andalucia homes in Naples?
County heated area puts the median Andalucia home at 2,017 sq. ft. on the 2026 county roll, but county area can miss part of a second floor. The MLS living area median is 2,094 sq. ft. in the export, as entered by listing agents, and a measured floor plan settles size.
When were Andalucia homes built?
Andalucia's homes were built from 2006 to 2016 on the 2026 county roll, with a median year built of 2013. By roll year built, 54 date to 2006 through 2010, 100 to 2011 through 2015 and 13 to 2016. A later year on a pool, deck or screen row is never a house's year built.
Who built Andalucia in Naples?
Three eras shaped the community. The D'Jamoos Group launched it in 2006 with JED of Southwest Florida and Henning Construction. Landeavor took it over from DJMC Homes in 2010 and partnered with FrontDoor Communities to finish the remaining homes, and Weber Design Group was the architect for the FrontDoor-era homes.
Do Andalucia homes have pools?
The 2026 county roll shows a pool row on 93 of 167 Andalucia homes, a spa row on 36 and a screen enclosure on 128. These are county appraisal rows, not listing claims, and the export has no pool field, so confirm any single home's pool on its listing and in person.
What amenities does Andalucia have?
Dated developer and press descriptions from 2006, 2012 and 2015 mention a clubhouse with a fitness center, a pool and spa, a playground and a basketball court. The association has not posted an amenity list, so confirm current facilities, hours and rules with it before you rely on any of them.
Is there a golf course in Andalucia, Naples?
No golf course appears in any source for Andalucia, and the association has not posted a golf membership. The community is a loop of single-family homes around a central lake rather than fairways. Golf clubs elsewhere in Collier County set their own terms, so ask each club directly.
What are HOA fees in Andalucia, Naples?
Andalucia association dues are not published by the association (checked November 1, 2026), so this answer states no fee. The We tracked table on this page shows listing-agent fee entries from the export in one supporting row, never the association's rate. Request the budget and current dues in writing before you offer.
Who manages the Andalucia HOA?
The management company for Andalucia is not published by the association (checked November 1, 2026), because its public website is an owner sign-in page that names none. Ask the association or the title company who manages the community and where to request the governing documents.
Can you rent out a home in Andalucia?
Leasing rules for Andalucia, including any minimum lease term, are not published by the association (checked November 1, 2026). Read the recorded declaration and covenants before you plan to lease.
Are pets allowed in Andalucia, Naples?

Is there a CDD in Andalucia, Naples?
Andalucia has no community development district on the 2026 county roll, so no CDD assessment appears among its taxing lines. Each home does carry a $269.77 non-ad valorem charge on the roll, and a buyer checks the tax bill for the line name before relying on it.
What are property taxes in Andalucia, Naples?
Every Andalucia home sits in Collier County millage area 104 for 2026 at 9.3696 mills, and the median 2026 total bill on the county roll is $5,433.85, which is context only because values reset at purchase. Which fire district serves Andalucia?
The North Collier fire district serves Andalucia on the 2026 county roll and levies 1.0000 mills within millage area 104, as its own line. It is a tax line on the bill, not a promise about any service. Call 911 in an emergency.
What flood zone is Andalucia in?
A FEMA map check at one Andalucia Way address point on October 21, 2026 read Zone X, panel 12021C0403J, effective February 8, 2024, while mapped AE and AH areas touch the lake edges. The zone varies by lot, so your lender's flood determination for the exact address decides what applies.
What disclosure does an Andalucia buyer get under Florida law?
On an Andalucia resale, s. 720.401 has the seller give the buyer a disclosure summary before the contract is signed. It says the buyer must join the association and pay its assessments. What does an estoppel certificate cost for an Andalucia home?
Under s. 720.30851, the Andalucia Homeowners' Association, Inc. must deliver an estoppel certificate within 10 business days of a request. The statute caps the base fee at $250, adds $100 for expedited delivery, and allows as much as $150 more if the account is delinquent, subject to its inflation adjustment.

What road changes affect Andalucia?
Collier County opened the Whippoorwill Lane extension to Marbella Lakes Drive and Livingston Road on December 15, 2023, per its release. Local news reported that the new diverging diamond traffic pattern at I-75 and Pine Ridge Road opened at the end of May 2026. No completion date or cost for the rest of that project is stated here.
How does Andalucia compare with nearby communities?
Andalucia is compared with six nearby single-family communities in the county peer table earlier on this page, using county deeds over the same 12 months. The table lists each community's homes, year built range, sales and median side by side, so read the figures there rather than from one number in this answer.
Is Andalucia the same as the Andalucia home model in other Naples communities?
Andalucia in Naples is a community, not the Andalucia floor plan that Arthur Rutenberg sold in other Naples communities. The export carries five rows from a ZIP 34120 community that use the model name, and none is counted. Confirm the plat name and ZIP 34105 on any record before relying on it.
What does a buyer need before making an offer in Andalucia?
Before you offer on an Andalucia home, line up pre-approval, the seller's disclosure summary, an estoppel request to the association, a general inspection with wind mitigation and four-point reports, wind and flood insurance quotes, and your lender's flood determination for the exact address. Ask your agent to order the association documents early.
