Where is Marbella Lakes in Naples, and what does the county roll hold?
Marbella Lakes in Naples is a planned community of single-family homes and coach homes in ZIP 34105, east of Livingston Road. The sections below place it, count its homes by product and county number, list the parcels that are not homes and explain the map near the top.
East of Livingston Road, between Pine Ridge Road and Golden Gate Parkway
Marbella Lakes sits east of Livingston Road between Pine Ridge Road and Golden Gate Parkway in unincorporated Collier County, Naples ZIP 34105.
Its streets are Marbella Dr, Marbella Ln, Del Mar Ter and Monterey Pt, and distances to beaches and shops sit in the schools section. Compare other Naples communities as you shortlist.
Unincorporated Collier County, ZIP 34105
Marbella Lakes has no city government of its own: unincorporated Collier County is the local government, and Naples is the postal city on each address.
Two products on one county set
The 2026 Collier County roll lists 490 homes in Marbella Lakes on 514 parcels across 3 county numbers, all in ZIP 34105: 282 single-family homes on the Marbella Lakes and Marbella Lakes Unit One plats and 208 coach-home units in the condominium the roll names Marbella Lakes, A Condo.
Three county numbers
The county files Marbella Lakes under three numbers, one per recorded section:
- 479100, the Marbella Lakes plat: 218 parcels, 196 of them single-family homes.
- 479205, Marbella Lakes Unit One: 88 parcels, 86 of them single-family homes.
- 479203, Marbella Lakes, A Condo: 208 coach-home units, each its own parcel.
Parcels that are not homes
The 24 parcels beyond the homes are non-home parcels: 22 on the Marbella Lakes plat and 2 on Unit One. By the state's use codes, 7 are lakes or submerged land, 5 are rights-of-way, 5 fall in the drainage and waste-land class, 3 are outdoor recreation or parkland, 3 carry a government code and 1, the clubhouse parcel, carries the entertainment-facility code. None is counted as a home.
What the rendered plat map shows
The map near the top is a rendered plat map that Domain Realty Group drew from Collier County's public plat polygons. It outlines the recorded Marbella Lakes and Unit One plats, with neighboring subdivisions shaded grey. The coach-home condominium has no county polygon, so the map does not outline it. The map shows plat outlines only and is not a survey.
The Livingston Village PUD
Collier County zoned the land as a planned unit development under the Livingston Village PUD name. Its approval appears in the plats section below; an approval is a zoning ceiling, not a count of homes.
What have Marbella Lakes single-family homes and coach homes sold for?
Marbella Lakes single-family homes and coach homes have sold as two separate products in Collier County's deeds, and this page never folds them into one price. Below are the latest and prior 12 months by product, each calendar year, each September to August period, the price bands and every deed in the latest window.
Two products, never one median
Collier County deeds for the 12 months to August 31, 2026 show 8 single-family home sales in Marbella Lakes at an $862,500 median and 11 coach-home sales at a $474,500 median, with each product counted on its own.
Those county single-family deeds ran from $770,000 to $970,000, and the coach-home deeds ran from $350,000 to $585,000.
A prose median on this page needs 6 or more sales; a count of 3 to 5 stays in a table with its n, and 1 or 2 sales are listed one by one.
Single-family homes in the 12 months to August 31, 2026
The county recorded 8 single-family resales in that window, 6 on the Marbella Lakes plat and 2 on Unit One, from November 2025 through April 2026, on homes with a roll year built of 2009 to 2011. The two Unit One deeds are listed in the deed table, not given a median.
Coach homes in the 12 months to August 31, 2026
The county recorded 11 coach-home resales in Marbella Lakes, A Condo in that window, on units with a roll year built of 2010 to 2012, and the deed table lists each with its month and price.
The prior 12 months and the 60-month window
In the 12 months before that, September 2024 to August 2025, county deeds show 10 single-family sales at an $851,000 median and 8 coach-home sales at a $502,500 median (both ranges are in the period table below).
Across the 60 months from September 2021 to August 2026, the county recorded 58 single-family sales at an $887,500 median and 48 coach-home sales at a $466,000 median, a span that blends the 2021 and 2022 deeds with the years after.
Over that 60-month county window, the single-family deeds ran from $677,500 to $1,825,000 and the coach-home deeds from $350,000 to $590,000. Builder-direct deeds, by the county heuristic (a first improved sale in the year built or the year after), number 0 in the latest 12 months and 0 in the 60 months, so every sale counted here is a resale.

How a qualified county deed is counted
Every county figure here comes from the Collier County Property Appraiser's public data file dated October 27, 2026. A deed counts when the appraiser marks it qualified and improved, meaning a home stood on the parcel when it sold.
Deed rows are grouped by parcel, month and price, so a sale recorded on two lines counts once. The latest qualified deed on the set is dated August 4, 2026, which is why August 2026 is the last month read.
What does the October 2026 MLS export show for Marbella Lakes, Naples?
Marbella Lakes listings in Naples also appear in a second record set: the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. That export counts sold, active and pending rows by its own rules and over its own window, so its figures sit in this section and never inside a county sentence.
Two record sets kept apart
This page keeps two record sets apart and never merges them in one sentence: Collier County deeds qualified through August 31, 2026, and the Southwest Florida MLS export of October 29, 2026, each with its own window and its own way of counting a sale.
We tracked the October 29, 2026 export row by row against the county roll by street address, and every one of its 29 Marbella Lakes rows landed in one of the two products: 14 with the single-family homes and 15 with the coach homes. Rows filed under look-alike development names were never counted.
MLS single-family homes
Measured separately, the Southwest Florida MLS export dated October 29, 2026 lists 10 Marbella Lakes single-family homes sold at an $862,500 median and 14 coach homes sold at a $467,500 median between October 29, 2025 and that date, with 4 single-family listings and 1 coach-home listing active and 0 pending on the export date.
By plat, 7 of the 10 sold single-family rows sit on the Marbella Lakes plat and 3 on Unit One, and the export's sold single-family prices ran from $685,000 to $970,000.
MLS coach homes
The October 29, 2026 export holds 15 coach-home rows, all in Marbella Lakes, A Condo: 14 sold, 1 active and none pending. Their sold median is in the MLS by product table.
MLS by product
Sold rows here closed between October 29, 2025 and the export date; the active and pending columns are a count taken on that date.
| Product | Sold | Median sold | Median days on market (sold) | Active | Pending |
|---|---|---|---|---|---|
| MLS single-family homes (Marbella Lakes plats) | 10 | $862,500 | 22 | 4 | 0 |
| MLS coach homes (Marbella Lakes, A Condo) | 14 | $467,500 | 42 | 1 | 0 |
Days on market on the MLS rows
In the October 29, 2026 export, the 10 sold single-family rows show a median of 22 days on market and the 14 sold coach-home rows a median of 42. Treat each as a reading of one export, not a forecast.
Bedrooms on the MLS rows
On its 29 counted rows, sold or active, the October 29, 2026 export shows 9 with 3 bedrooms, 7 with 3 bedrooms plus a den, 4 with 5 bedrooms, 4 with 4 bedrooms plus a den, 4 with 2 bedrooms plus a den and 1 with 5 bedrooms plus a den, as entered by listing agents.
Where the two record sets agree
Collier County deeds put the single-family median at $862,500 on 8 qualified sales in the 12 months to August 31, 2026.
The October 29, 2026 export lands on a single-family sold median of $862,500 as well, on 10 sales in its own window from October 29, 2025.
The counts and windows differ, so the match is two separate measures, not one figure confirmed twice. For coach homes the medians differ, and each stays in its own table.
How do the two Marbella Lakes plats and the coach-home condominium fit together?
Marbella Lakes in Naples fits together as three recorded sections under one master association: the Marbella Lakes plat, the smaller Marbella Lakes Unit One plat and the coach-home condominium, Marbella Lakes, A Condo. The sections below give each one's home count, roll year built and streets, and show how a listing names its product.
The Marbella Lakes plat
The Marbella Lakes plat is the larger single-family section, with 196 homes on 218 parcels and a roll year built of 2009 to 2013. Its homes sit on Marbella Dr, Del Mar Ter and Marbella Ln, and it also holds the lakes and the clubhouse parcel.
Marbella Lakes Unit One
Marbella Lakes Unit One holds 86 single-family homes on 88 parcels, with a roll year built of 2009 to 2012. Its homes sit on Marbella Ln, Monterey Pt and Del Mar Ter. The county files it as Marbella Lakes Unit 1, the name the deed table uses.
Marbella Lakes, A Condo: the coach homes
Marbella Lakes, A Condo holds the 208 coach-home units, each a separate county parcel, with a roll year built of 2009 to 2012. The roll places 200 of the units on Monterey Pt and the other 8 on Marbella Ln, so Monterey Pt carries both coach homes and Unit One single-family homes. The coach-home buildings are two-story, the Marbella Lakes Condominium Association governs them, and a state condominium record shows the declaration recorded in December 2009.
The HOA's own count
The Marbella Lakes HOA's website also gives 490 homes, the same total as the county roll.
Collier County's PUD master list carries the community as the Livingston Village PUD, also known as Marbella Lakes, approved under Ord. 03-23 on 149.00 acres for 297 single-family and 293 multi-unit dwellings and now built out.
Those approved figures are zoning ceilings, not homes missing from the count.
Carriage homes and coach homes: one product
The roll names the condominium Marbella Lakes, A Condo, this page calls its units coach homes, and the HOA's website also uses a second name for the same units. Both names point to the 208 condominium units, not a third product.
How a listing names its product
In the October 29, 2026 export, every counted row carries Marbella Lakes as both its development and its sub-condo name, so the name alone does not tell a house from a coach home. The export's building design field marks the coach-home rows low-rise and the house rows single-family, and the county use code governs where the two disagree. Because Monterey Pt mixes both products, ask an agent to confirm which product a listing is before you compare it with the tables above, or browse Naples homes for sale.
What are the single-family homes on the Marbella Lakes plats in Naples?
Marbella Lakes in Naples holds its single-family homes on two recorded plats, Marbella Lakes and Marbella Lakes Unit 1, with 282 homes on the 2026 Collier County roll. This part reads them plat by plat: the county figures, pool rows, streets, common tracts, bedroom counts from listings and the first records a buyer asks for.
Single-family homes: 282 on the county roll, built 2009 to 2013
The roll places 196 of these homes on the Marbella Lakes plat and 86 on Marbella Lakes Unit 1. Counted by each home's earliest residence row, 102 were first built in 2009, 106 in 2010, 54 in 2011, 17 in 2012 and 3 in 2013, so the middle year is 2010. In the 12 months to August 31, 2026, Collier County recorded 8 single-family deeds at an $862,500 median, split by plat in the table below.
County figures by plat and condominium
One county number fills each row. The T12 columns cover the 12 months to August 31, 2026, and the 60-month column covers September 2021 to August 2026. Where a plat has only one or two sales, the prices are listed one by one rather than as a median. The fourth column is the county's own size measure, kept to tables on this page.
| Section | Homes | Roll year built | County base area, median (sq. ft.) | T12 sales | T12 median or prices | 60-month sales |
|---|---|---|---|---|---|---|
| County Marbella Lakes (plat) | 196 | 2009 to 2013 | 2,125 | 6 | $837,500 | 46 |
| County Marbella Lakes Unit 1 | 86 | 2009 to 2012 | 2,244 | 2 | n/a (list: $875,000, $895,000) | 12 |
| County Marbella Lakes, A Condo | 208 | 2009 to 2012 | 1,876 | 11 | $474,500 | 48 |
Pools and screen enclosures on the single-family roll
On the 2026 county roll, 144 of the 282 single-family homes have a private pool building row and 147 have a screen enclosure row, while no coach-home unit has a pool row. By plat, the Marbella Lakes plat carries 96 pool rows on its 196 homes and Marbella Lakes Unit 1 carries 48 on its 86. The roll also lists 86 spa rows on homes. A pool row records that a pool was assessed, not its condition.
Streets on the two plats
The single-family homes sit on four streets. By the county's street names, Marbella Ln and Marbella Dr each carry 88 single-family homes, Del Mar Ter carries 69 and Monterey Pt carries 37. Del Mar Ter's homes were first built in 2009 and 2010, and the Monterey Pt houses from 2010 to 2012. Monterey Pt is a mixed street, because most of the coach-home buildings sit on it as well.
Lots, lakes and preserve edges as the plat shows them
Besides the homes, the roll lists 24 common or non-home parcels inside the set. Seven are classed as rivers, lakes and submerged lands, covering 32.35 acres on the Marbella Lakes plat, and three as outdoor recreation or parkland. The HOA's website describes homes set among lakes and landscaping. Lot sizes and which lots back onto a lake or a preserve tract are not in the county data used here: Information not available at time of publishing (checked 2026-11-01). A buyer reads the recorded plat and the survey for the exact lot.
Bedrooms on single-family listings
The October 29, 2026 export counts 14 single-family rows. Four list 4 bedrooms plus a den, four list 5 bedrooms, two list 3 bedrooms, two list 3 bedrooms plus a den, one lists 2 bedrooms plus a den and one lists 5 bedrooms plus a den. The export carries no stories, garage or private pool field, so those facts come from each listing and the county pool rows above.
What a single-family buyer checks first
A single-family buyer starts with the recorded plat and a current survey, then the permits behind any pool, screen enclosure or later addition, and the roof permit date. Next come the master association's governing documents, the estoppel certificate and the disclosure summary Florida law requires for a home in a homeowners association. Current Marbella Lakes and Naples listings show what is on the market now.
What is a Marbella Lakes coach home, and which parts does an owner own?
A Marbella Lakes coach home in Naples is one of 208 condominium units in Marbella Lakes, A Condo, built from 2009 to 2012 in two-story buildings. A 2013 welcome packet said the owner holds the interior and the condominium association the exteriors, but the recorded declaration a buyer reads before closing governs, as this section explains.
Coach homes: 208 condominium units, built 2009 to 2012
The county roll names the condominium Marbella Lakes, A Condo, and the state's condominium file shows its declaration recorded on December 11, 2009. Monterey Pt holds 200 of the units and Marbella Ln the other 8. By earliest residence row, 8 units date from 2009, 88 from 2010, 48 from 2011 and 64 from 2012. In the 12 months to August 31, 2026, Collier County recorded 11 coach-home deeds at a $474,500 median. The HOA's website also says carriage homes for the same units.
Interior and exterior: the 2013 packet's description
A 2013 association welcome packet described the coach-home split this way: owners own the interior from the drywall in, and the condominium association owns the exteriors; the recorded declaration governs. The insurance part of this page explains how a unit policy and the master policy divide along that line.
Two-story coach-home buildings
The coach-home buildings are two-story. Which plans sit on the ground floor, which sit upstairs and how many garage spaces go with each unit are not published by either association (checked November 1, 2026), and the October 29, 2026 export carries no floor or stories field. Florida's condominium inspection and reserve-study rules turn on building height, and the law part of this page covers them.
The master association and the condominium association
Marbella Lakes Owners Association is the master association for all 490 homes and runs the amenity complex and common areas. A coach-home owner also belongs to Marbella Lakes Condominium Association, which, a 2013 welcome packet said, owns the building exteriors. Neither association publishes its dues online (checked November 1, 2026); the fee section of this page covers how a buyer gets the exact figures.
Architectural changes on a coach home
For a coach home, a 2013 welcome packet said that drilling or nailing anything into the outside of a building took Architectural Review Board approval and written permission from the condominium board. The same packet listed architectural guidelines with revised hurricane standards as attached documents, but their text is not published. Confirm the current rules in the resale package before planning shutters, a satellite dish or any other exterior work.
What a coach-home buyer checks first
A coach-home buyer asks for the recorded declaration and rules of both associations, the estoppel figures and any adopted special assessment, the condominium budget and its insurance summary, and the association's written statement on the state inspection and reserve-study rules. Domain Realty Group's agents can request these documents with you.
How large are Marbella Lakes homes and coach homes, and when were they built?
Marbella Lakes homes and coach homes in Naples were first built from 2009 to 2013 by the county roll, and their sizes come from two sources that measure differently. This section keeps the county's size figure to tables, gives the MLS living area with its date and source, and reads bedrooms, baths and year built for each product.
County base area by product
The county's size figure for each plat and the condominium sits in the plat table above and in the product table earlier on this page, and nowhere in sentences. A listing agent enters a living area of their own, and the two often differ for the same house, so this page never mixes them.
MLS living area by product
The Southwest Florida MLS, as entered by listing agents, export of October 29, 2026, gives an MLS living area median of 2,288 square feet across its 29 counted Marbella Lakes rows, from 1,442 to 3,736 square feet. On the rows that join one county parcel, the MLS figure matches the county's on some homes and runs larger on others for the same home. A buyer reads each listing's own figure and the floor plan.
Bedrooms and baths
Across all 29 counted rows in the October 29, 2026 export, 9 list 3 bedrooms, 7 list 3 bedrooms plus a den, 4 list 5 bedrooms, 4 list 4 bedrooms plus a den, 4 list 2 bedrooms plus a den and 1 lists 5 bedrooms plus a den. The 15 coach-home rows hold 7 with 3 bedrooms, 5 with 3 bedrooms plus a den and 3 with 2 bedrooms plus a den. Full baths run from 2 to 5, and 12 rows add one half bath.
Year built for each product
Counting each home's earliest residence row on the 2026 county roll, the single-family homes date from 2009 to 2013 and the coach homes from 2009 to 2012, and no Marbella Lakes home was first built in 2014 or later. The middle year is 2010 for the single-family homes and 2011 for the coach homes. The October 29, 2026 export's own year built field shows 2 rows from 2009, 15 from 2010, 7 from 2011 and 5 from 2012; the county record is the reference.
No home first built after 2013
Some single-family homes carry county building rows dated after 2013, as late as 2026. Those rows are pools, screen enclosures, decks and similar outdoor features added to an existing house, and 8 single-family homes carry such a row dated 2024 or later. None of them is a newer house. The roll shows no vacant residential lot in the set and no teardown and rebuild.
Who the record names as developer
G.L. Homes is named as the developer in a 2010 Naples Daily News report and in a 2013 association welcome packet. The same 2010 report counted more than 250 sales since 2009. The PUD approval behind the community is covered near the top of this page.
What should a buyer inspect on a Marbella Lakes home built from 2009 to 2013?
A buyer inspecting a Marbella Lakes home in Naples is looking at a house or coach home first built from 2009 to 2013 under Florida's statewide building code. This section covers the code edition, roofs and openings, the main systems, pools and later rows, the inspections to order and the records to request.
Homes from the 2007 Florida Building Code era
Florida's statewide building code took effect in 2002, so every Marbella Lakes home was built under it. The 2007 edition applied to permits from March 1, 2009, and the 2010 edition from March 15, 2012, so a home permitted late in the build years may fall under the later edition. The county permit record for the exact home answers which one applies.
Roofs and openings
Roof covering and roof material differ by home and are not in the county data used here; the listing and the seller's disclosure say what is on the house. Under s. 627.7011, an insurer may not refuse to write or renew a policy only because a roof is under 15 years old, and it must consider an older roof that an inspection shows has five or more years of life left. A roof that is original to the home is near or past that line, so the roof permit date matters.
Plumbing, electrical and air conditioning
The main systems in these homes may date from the build years unless a permit shows a replacement. A buyer asks the seller for the install dates of the air conditioning system and the water heater, any panel or wiring work, and any plumbing repair, with the permits behind them. A coach-home buyer also asks which lines and equipment the condominium association maintains.
Pools, cages and later building rows
Pools and screen enclosures are the most common later rows on the single-family roll, and some were added years after the house. A buyer matches each pool, spa, cage or deck on the county record to a permit and a final inspection, and asks whether the master association approved the work at the time. The coach homes carry no private pool rows; the community pool is part of the amenity complex described below.
Inspections to order
A buyer usually orders a general home inspection, a wind mitigation inspection on Florida's form OIR-B1-1802 (which records the code edition, roof covering, roof deck and roof-to-wall attachment, roof shape, secondary water resistance and opening protection), a wood-destroying organism inspection and, where there is one, a pool inspection. A coach-home buyer adds questions for the condominium association about the roof and exterior, since the inspector sees only the unit and what is visible.
Permits and records to request
The records that settle most questions are the Collier County permit history for the address, the roof and air conditioning permits, the pool and enclosure permits, and any architectural approvals the master association granted. For a coach home, add the condominium association's budget, insurance summary and its written statement on the state inspection and reserve-study rules.
What does the Marbella Lakes lifestyle center include, and when is it open?
Marbella Lakes in Naples has an 8,000-square-foot lifestyle center and recreation complex run by the master association, with a clubhouse, fitness center, pool and spa, courts, a playground and a splash pad. This section names each amenity, gives the hours the HOA posts and notes what the association does not publish.
The 8,000-square-foot lifestyle center
The Marbella Lakes HOA's website lists an 8,000-square-foot lifestyle center and recreation complex: clubhouse, social room, billiards, fitness center, pool and spa, tennis, pickleball, indoor and outdoor basketball, playground, splash pad, and a full-time Lifestyle Director (checked November 1, 2026). The master association runs the amenities, and no separate club membership or club fee appears anywhere on the HOA's site.
Clubhouse, social room and billiards
The clubhouse is the hub of the complex and holds the association office. The HOA's amenities page lists a social room and a billiards room alongside it, each with posted hours. Rental terms for the rooms are not published on the current site, so a buyer who wants to reserve a room asks the association office, which lists weekday hours of 8 AM to 5 PM, Monday to Friday.
Fitness center, pool and spa
The amenities page lists a fitness center, which the HOA's home page also calls a gym, and a pool and a spa. The HOA publishes no pool size, lane count or water temperature (checked November 1, 2026). There is no golf course in Marbella Lakes, and no golf or club membership comes with a Marbella Lakes home.
Tennis, pickleball and basketball
The HOA lists tennis courts, pickleball courts, an outdoor basketball court and an indoor basketball court. The HOA does not publish how many tennis or pickleball courts there are or how court time is booked, so this page gives no court count.
Playground and splash pad
The amenities page lists a playground and a splash pad, both open from dawn to dusk. Neither the surface, the equipment nor any reservation rule is published on the current site.
Posted hours
The HOA's amenities page posts these hours (checked November 1, 2026): fitness 5 AM to 10 PM; clubhouse, social room, billiards, tennis and indoor basketball 8 AM to 10 PM; pool, spa, pickleball, outdoor basketball, playground and splash pad dawn to dusk. The association sets these hours, so confirm with the association before relying on them.
The Lifestyle Director
The HOA's site says a full-time Lifestyle Director curates a year-round calendar of activities and events. The calendar itself is not published publicly (checked November 1, 2026), and this page names no event.
Is Marbella Lakes gated, and how does the entrance tie into Livingston Road?
Marbella Lakes in Naples has a gate at its entrance and sits east of Livingston Road between Pine Ridge Road and Golden Gate Parkway. This section quotes the HOA's gate wording, describes the road links and the roundabout on Marbella Lakes Drive, names the streets inside, and says what the gate wording does not tell a buyer.
The gatehouse at the entrance
Marbella Lakes is gated, with a gatehouse at the entrance, as the HOA's website describes. The HOA's contact page lists a Gate House line among its contacts, and its sales page asks that no flyers or business cards be left at the entrance.
Marbella Lakes Drive and Livingston Road
Livingston Road is a county road numbered CR 881, and Pine Ridge Road to the north and Golden Gate Parkway to the south both meet it and give access to I-75. Marbella Lakes Drive is the drive named in the county's interconnection study and in a national roundabout inventory. Which point on Livingston Road the gate faces is not stated on the HOA's site: Information not available at time of publishing (checked 2026-11-01).
The Whippoorwill Lane roundabout
Whippoorwill Lane connects to Marbella Lakes Drive at a roundabout, as a Collier County interconnection study describes. This page makes no claim about how that link is used, and it gives no dates or costs for it.
Streets inside the community
Inside the community, the homes sit on Marbella Drive, Marbella Lane, Del Mar Terrace and Monterey Point. Monterey Point holds both coach-home buildings and single-family homes, and Marbella Lane holds a few coach homes as well as houses. The roll also records single common parcels on Hermosa Way and Laguna Circle, and the roundabout record names Hermosa Way where it meets Marbella Lakes Drive. The clubhouse and association office sit on Marbella Lane.
What the gate does not mean
The HOA's wording describes the entrance; it does not publish how the entrance is run, at what hours, or how guests, deliveries and contractors are admitted. This page draws no conclusion from the gate about anything beyond the entrance itself. A buyer asks the association office how entry works.
Which schools serve Marbella Lakes, and how far are the beaches and shops?
Marbella Lakes in Naples is assigned to Poinciana Elementary, Gulfview Middle and Naples High by the district's 2027 address lookups, and the route table below gives route miles to the beaches, shops, hospitals and airports. Every distance here is measured free-flow from the Marbella Lakes clubhouse, with no traffic delay.
Distances in the Domain Realty Group route table
This table lists 14 destinations measured from the Marbella Lakes clubhouse on November 1, 2026, free-flow, with no traffic delay. Real trips run longer in season.
| Destination (Domain Realty Group route table, free-flow) | Route miles |
|---|---|
| Clam Pass Park beach access | 5.9 |
| Lowdermilk Park beach | 7.2 |
| Fifth Avenue South, downtown Naples | 7.9 |
| Third Street South, Old Naples | 8.9 |
| NCH Baker Hospital, downtown Naples | 7.5 |
| NCH North Naples Hospital | 7.7 |
| Physicians Regional Medical Center, Pine Ridge | 3.0 |
| Coastland Center | 6.1 |
| Waterside Shops | 4.7 |
| Mercato | 6.7 |
| Naples Airport (APF) | 5.6 |
| Southwest Florida International Airport (RSW) | 29.5 |
| Gulfview Middle School | 7.7 |
| Naples High School | 6.0 |
Beaches
Clam Pass Park beach access is 5.9 route miles from the clubhouse, and Lowdermilk Park beach is 7.2 route miles. Both are public beach parks on the Gulf of Mexico. Vanderbilt Beach is another public option to the north; the route table carries no figure for it, so this page gives none.
Shopping on Pine Ridge Road and US 41
Waterside Shops on US 41, also called Tamiami Trail North, is 4.7 route miles away, and Coastland Center and Mercato appear in the table above with downtown's Fifth Avenue South and Third Street South. The corners of Pine Ridge Road and Airport-Pulling Road hold Carillon Place, Ridgeport Plaza and Pine Ridge Shopping Center, named here without miles because the route table has no row for them. Tenant lists are not fixed, so check each center's own directory.
Hospitals and care
Physicians Regional Medical Center, Pine Ridge is 3.0 route miles away on Pine Ridge Road and lists emergency services. NCH North Naples Hospital and NCH Baker Hospital in downtown Naples both run emergency departments, and their distances are in the table above. Confirm services with the hospital or your insurer.
Airports
Naples Airport (APF), a general aviation airport, is 5.6 route miles away. Southwest Florida International Airport (RSW) in Fort Myers, the region's commercial airport, is 29.5 route miles away. The approximate I-75 interchange point at Pine Ridge Road, exit 107, carries no figure on this page.
Schools by address
Collier County Public Schools' 2027 address lookups list Poinciana Elementary, Gulfview Middle and Naples High for Marbella Lakes addresses, each graded A by the state for 2025-26, and assignments follow the address and can be redrawn, so a buyer confirms them with the district. The lookups were run at a Marbella Ln home and a Monterey Pt coach home and agree. Gulfview Middle School is 7.7 route miles away and Naples High School 6.0 route miles; Poinciana Elementary has no route-table figure.
Parks and preserves nearby
Fred W. Coyle Freedom Park on Golden Gate Parkway has a lake and boardwalk, and Naples Botanical Garden and Naples Zoo are south toward downtown; the route table has no row for them, so no miles are given. The Conservancy Nature Center is closed through December 2027, according to conservancy.org. For more places across the city, see the Naples guide and the Naples communities list, or contact Domain Realty Group.
Who governs Marbella Lakes, and what do its two associations charge?
Marbella Lakes in Naples answers to two associations: the Marbella Lakes Owners Association, the master association, and the Marbella Lakes Condominium Association, which runs the coach-home condominium. Neither one posts a dues schedule, so the only fee figures in this section are totals that listing agents typed into the MLS, kept in one labelled table.
Marbella Lakes Owners Association, the master association
Marbella Lakes Owners Association, Inc. is the name in the footer of the HOA's website, and it is the master association, the kind of homeowners' association Chapter 720 of the Florida Statutes governs. Both the single-family homes and the coach homes belong to it. Its Sales and Leasing page sets the selling rules: open houses on the second Sunday of every month from 1:00 PM to 4:00 PM, only the board-approved Marbella Lakes open house sign, one sign per property, and no flyers or business cards at the gatehouse.
Marbella Lakes Condominium Association
The coach homes form one condominium, which the county roll names Marbella Lakes, A Condo, with 208 units; state records carry its declaration as recorded on December 11, 2009. Marbella Lakes Condominium Association, Inc. operates it under Chapter 718, Florida's condominium law, so a coach-home owner belongs to two associations at once, and the recorded declaration sets what each one holds and insures.
Fees: not published by either association
Neither the Marbella Lakes master association nor the condominium association publishes its dues online (checked November 1, 2026), so current fees and any adopted special assessment show up on the estoppel certificate a buyer orders before closing.
Both assessments are not published by the association (checked November 1, 2026), and the governing documents sit behind an owner sign-in. A listing's fee line is an agent's entry, so the estoppel figure is the number to plan around.
MLS fee fields from the October 29, 2026 export
We tracked the fee fields on every counted Marbella Lakes row in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. With no published dues, the only fee figures shown here are the totals listing agents entered in the MLS export of October 29, 2026, one table row per product, as supporting data and never as either association's rate.
| Product | MLS rows | Total annual recurring fees, median (MLS) | Range (MLS) |
|---|---|---|---|
| MLS single-family homes (Marbella Lakes plats) | 14 | $4,894 (filled on 14 rows) | $4,824 to $4,964 |
| MLS coach homes (Marbella Lakes, A Condo) | 15 | $7,192 (filled on 15 rows) | $7,004 to $7,592 |
On the coach-home rows, the total adds the agent's condominium fee entry to the HOA entry: a sum of two entries, not a bill from either association.
No mandatory club fee
Every counted Marbella Lakes row in that export shows no mandatory club fee.
Marbella Lakes has no golf club and no club dues, so there is no separate club charge to budget for.
Seacrest Southwest and HomeWiseDocs
The HOA's Sales and Leasing page names Seacrest Southwest as the management company for estoppels and documents, and the HOA's own instructions send estoppel and resale document orders through HomeWiseDocs.
Seacrest Southwest describes itself as a division of Seacrest Services, based in Naples since 1978. The HOA's notice says estoppel requests, lender questionnaires and association documents have gone through the online service since December 2017.
Special assessments and the estoppel certificate
A special assessment means a charge an association adopts on top of its regular assessment, usually for a repair the budget does not cover. Neither association publishes one, and this page prints no figure. Ask for the estoppel certificate and any adopted special assessment, and on a coach home ask both associations. A Domain Realty Group agent can put those questions in writing.
What did a 2013 Marbella Lakes welcome packet say about leases, pets and parking?
Marbella Lakes in Naples does not post its current leasing, pet, parking or architectural rules on a public page, so the only public wording a buyer can read is dated. This section sets out that dated wording item by item, then the path to the rules that bind an owner today: the recorded documents delivered in the resale package.
What the current rules cover
Current leasing, pet, parking and architectural rules for Marbella Lakes are not published publicly (checked November 1, 2026), so a buyer confirms the current rules in the resale package.
The recorded declaration, bylaws and rules of each association decide leasing, pets, parking and exterior work; none was read for this page, so it states no current rule from them.
A 2013 welcome packet said leases needed an executed lease and an application, pets had to be on a leash of six feet or less, overnight street parking was prohibited, and exterior changes needed Architectural Review Board approval, plus written condominium board permission for coach homes.
Leases in the 2013 packet
A 2013 welcome packet said an owner who leased a home and handed amenity use to a tenant gave the association an executed copy of the lease and an application, passed the rules to the tenant, and collected the access items when the lease ended. The current minimum term, lease limits and approval steps are not published (checked November 1, 2026); ask the manager before an offer.
Pets in the 2013 packet
A 2013 welcome packet said pets had to stay on a leash of six feet or less, waste had to be picked up and kept out of the lake, and a pet could not become a noise nuisance. The same packet kept pets off the clubhouse grounds, with service animals excepted. Pet count, size and breed limits: Information not available at time of publishing (checked 2026-11-01).
Overnight street parking
A 2013 welcome packet said parking on the street overnight was strictly prohibited, a vehicle blocking a sidewalk, driveway, hydrant or mailbox could be towed, and a guest who needed street parking after 11 PM was to call the gate line first. Rules for trucks, boats, trailers and commercial vehicles were not in the public copy and are not published today (checked November 1, 2026), so ask for them in writing.
Architectural Review Board approval
The same packet said exterior changes went through the Architectural Review Board, and it listed an application and a document titled Architectural Guidelines and Revised Hurricane Standards among the papers sent to owners. Their text was not in the public copy, so before planning a pool cage, shutters or exterior paint, ask the manager for the current guidelines.
Coach-home exterior changes
For a coach home, the same packet set two steps: drilling or nailing anything into the outside of a building needed Architectural Review Board approval plus written permission from the condominium board. Keep both approvals with the closing file; the recorded declaration governs.
Getting the current rules in a resale package
Ask the listing agent for the resale package at the start of the inspection period. It should include the master association's declaration, bylaws, rules and architectural guidelines; for a coach home, the condominium declaration, bylaws, rules, budget and financial statement; and the current leasing application. Contact our Naples team for help reading it against a contract timeline.
What are 2026 property taxes in Marbella Lakes, millage area 104?
Marbella Lakes homes in Naples pay 2026 Collier County property tax at one rate, 9.3696 mills in millage area 104, plus one non-ad valorem charge that the roll leaves unnamed. The roll shows no community development district line, and a buyer's own bill will differ from the seller's once the sale resets the assessment.
Millage area 104
Every Marbella Lakes parcel sits in one 2026 Collier County millage area, area 104, at 9.3696 mills.
A mill is one dollar of tax for each thousand dollars of taxable value, and with one area the rate does not differ by street or product.
Taxes table: millage area 104 in 2026
The 2026 roll carries these ten authority lines for area 104, with its total in the last row.
| Taxing authority | Area 104, mills |
|---|---|
| Collier County general fund | 3.0107 |
| South Florida Water Management District | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School board, state law | 1.8990 |
| School board, local board | 2.2480 |
| Collier Mosquito Control District | 0.1331 |
| North Collier Fire Control and Rescue District | 1.0000 |
| Unincorporated general MSTD | 0.6844 |
| Water pollution control program | 0.0246 |
| Conservation Collier | 0.1772 |
| Total 2026 millage | 9.3696 |
Every line is countywide or area-wide; none belongs to Marbella Lakes alone.
The unnamed non-ad valorem line
Each Marbella Lakes home also carries a $269.77 non-ad valorem charge that the 2026 roll lists without a name.
The amount is the same on every home. Because the roll gives the charge no name, this page does not guess what it pays for; the parcel's bill from the Collier County Tax Collector shows each line.
No community development district line
No community development district line appears on the 2026 roll.
Ask the title company to confirm that no other recorded lien or assessment attaches to the parcel.
Median 2026 bills on the roll
The roll's 2026 bills by product show what owners were billed this year.
| Product | Homes | Median 2026 total tax | Homes with a homestead exemption |
|---|---|---|---|
| County single-family homes (Marbella Lakes plats) | 282 | $5,636.67 | 189 |
| County coach homes (Marbella Lakes, A Condo) | 208 | $3,411.09 | 91 |
Each median mixes homesteaded and non-homesteaded homes, so it describes the roll, not what a new owner will pay.
Homestead and Save Our Homes
A Florida owner who makes the home a permanent residence as of January 1 can claim the homestead exemption: up to $25,000 under s. 196.031, plus an additional exemption that comes off the levies other than the school taxes. Save Our Homes, s. 193.155, then limits yearly assessed-value growth for as long as the same owner keeps the home. Florida's Department of Revenue explains both on floridarevenue.com.
Why a seller's bill is not your bill
A listing often shows the seller's last tax bill, which can mislead a buyer. The seller's homestead exemption ends with the sale, the Save Our Homes limit stays with the seller, and the sale resets the assessment to market value the next January 1. An owner weighing a sale can request a home valuation.
How would 2026 taxes work out on a median Marbella Lakes house and coach home?
Marbella Lakes worked examples for Naples use two rows from the 2026 roll: the county median-value single-family home, billed with no homestead exemption, and the county median-value coach home, billed with one. Each row is an illustration, not a bill, and a buyer's own bill follows the new assessment after the sale.
How the worked examples are built
Both rows come straight from the 2026 roll in millage area 104; nothing in them is estimated.
| Home (2026 roll) | Market value on the roll | County taxable value | Homestead exemption | Ad valorem | Non-ad valorem | Total 2026 tax | Millage area |
|---|---|---|---|---|---|---|---|
| County median-value single-family home (Marbella Lakes plats) | $712,761 | $712,761 | $0 | $6,678.28 | $269.77 | $6,948.05 | 104 |
| County median-value coach home (Marbella Lakes, A Condo) | $372,881 | $321,470 | $25,000 | $3,121.58 | $269.77 | $3,391.35 | 104 |
Ad valorem tax is taxable value multiplied by the area rate and divided by 1,000; the total adds the non-ad valorem line.
A single-family home at the county median value
The county median-value single-family home carries a market value of $712,761 on the roll and no homestead exemption, so its county taxable value is the same $712,761. At the area 104 rate that comes to $6,678.28 of ad valorem tax, and the non-ad valorem line brings the 2026 total to $6,948.05.
A coach home at the county median value
The county median-value coach home has a market value of $372,881 on the roll and a homestead exemption, and its county taxable value is $321,470. Its ad valorem tax is $3,121.58, and with the non-ad valorem line the 2026 total is $3,391.35.
Where the homestead exemption shows
In the coach-home row, the homestead column shows $25,000, the first exemption, which every levy honors. The county taxable value sits lower than market value by more than that, because the additional exemption also comes off for the levies other than school taxes. The two school board lines are figured on market value less the first exemption only, so the ad valorem figure is not one rate on one taxable value. The single-family row shows $0 in that column.
The non-ad valorem line in each example
Both rows carry the same $269.77 non-ad valorem line from the 2026 roll, the unnamed charge described above. As a flat amount, it makes up more of the smaller coach-home bill than of the house bill.
What the examples leave out
Neither row is a quote: the examples leave out the reset after a sale, the buyer's own exemptions, next year's rates and any lender escrow.
What did FEMA point tests show about flood zones in Marbella Lakes?
Marbella Lakes point tests in Naples returned FEMA Zone X at all 21 address points sampled on October 21, 2026, some shaded and some unshaded, with no Zone AE or AH. Those are results at points on four streets, not a ruling for the community, and the lender's flood determination on the exact address governs.
21 point tests on four streets
A FEMA flood map point sample run on October 21, 2026 at 21 address points on Monterey Pt, Marbella Ln, Marbella Dr and Del Mar Ter returned Zone X at every point, 13 shaded and 8 unshaded, with no Zone AE or AH, so check the exact address on the lender's flood determination.
The sample read FEMA's National Flood Hazard Layer; this page names streets, never house numbers.
Shaded and unshaded Zone X
Shaded X is the band FEMA maps at a 0.2 percent annual chance of flooding; unshaded X is the area FEMA labels minimal hazard. Neither is a Special Flood Hazard Area, the A and V zones where federal lending rules apply. Either way a home can still flood, and many flood claims nationally come from outside the high-risk zones.
No Zone AE or AH returned
None of the 21 points returned Zone AE or Zone AH, the high-risk zones FEMA maps with a base flood elevation. That describes the sample, not any lot the sample did not touch, so a home away from the sampled points can read differently.
Hurricane Evacuation Zone D at one test point
One Hurricane Evacuation Zone test on Marbella Dr on October 21, 2026 returned evacuation Zone D; the zone varies by address, so verify it for the exact home.
Evacuation zones are a storm-surge planning map, not a flood insurance map. The coach homes on Monterey Pt were not tested, so look up that address on the county's evacuation lookup.
The proposed Collier County flood map
Collier County announced a proposed flood insurance rate map in August 2026, and the points above were read on the effective map. Proposed zone for any Marbella Lakes address: Information not available at time of publishing (checked 2026-11-01).
Checking the exact address
Four records settle the flood picture for one home: the FEMA Flood Map Service Center printout, the lender's flood determination, any elevation certificate, and the seller's flood policy declarations. FEMA prices flood policies building by building under Risk Rating 2.0. The Naples guide covers other communities.
How do hurricanes, wind cover and flood cover work for Marbella Lakes owners?
Marbella Lakes owners in Naples insure wind and flood as separate questions: a single-family owner carries a homeowners policy with wind and a flood policy if chosen or asked for, and a coach-home owner carries an HO-6 beside the condominium association's master policy. Storm history, wind mitigation and the lender shape each policy.
Storms on record for central Naples
National Hurricane Center reports cover four recent storms that affected Naples: Irma in September 2017, whose center tracked just east of Naples after landfall near Marco Island; Ian in September 2022; and Helene and Milton in 2024. Those reports measure surge on the coast, while Marbella Lakes sits inland, east of Livingston Road. Irma's damage across Collier County was mostly wind, with fallen trees and power lines. Searches on November 1, 2026 found no storm report specific to Marbella Lakes, so ask the seller about roof repairs and claims.
Wind cover on a single-family home
A single-family owner carries a homeowners policy that includes wind, while the master association insures its common areas; flood is a separate policy. Florida's roof rule, s. 627.7011, bars an insurer from refusing to write or renew solely because a roof is under 15 years old. Ask for the roof permit date at resale.
The condominium master policy and an HO-6 policy
On a coach home, the master policy covers the building, and the owner's HO-6 covers what the declaration leaves to the owner: interior finishes, contents, liability and a share of a master deductible. Florida master policies come in bare-walls, single-entity and all-in forms. The carrier, form and deductible for Marbella Lakes, A Condo are not published, so ask for the master policy declarations page. Both policies generally exclude flood.
Flood cover and the lender
Federal rules make a federally backed lender require flood cover for a building in a Special Flood Hazard Area, and the Marbella Lakes points tested were outside that area. That is a lending rule, not a measure of risk, and any lender may still ask for flood cover. NFIP policies carry a waiting period and can transfer to a buyer.
Citizens and Florida's flood-coverage requirement
Citizens Property Insurance Corporation is Florida's state-backed property insurer, and its flood-cover rules differ by policy form. Ask an insurance agent how Florida's flood-coverage requirement for Citizens policies applies to the exact home.
Wind mitigation inspections
Florida insurers must offer credits for verified wind-resistance features under s. 627.0629, documented on state form OIR-B1-1802: roof covering, roof deck attachment, roof-to-wall attachment, roof shape, secondary water resistance and opening protection. Many carriers accept an inspection from the past five years, so ask the seller for the current report. On a coach home, the roof and structure sit with the condominium association, so ask how its master policy uses a wind mitigation report, and route shutters or other opening protection through the Architectural Review Board before any work.
How do Florida's milestone and reserve study rules apply to two-story Marbella Lakes coach homes?
Marbella Lakes coach homes in Naples sit in two-story buildings, and Florida's milestone inspection and structural integrity reserve study laws are written for condominium buildings of three habitable stories or more. A coach-home buyer asks the association for its written statement on both, and any Marbella Lakes buyer gets a statutory window to cancel when the documents arrive late.
Milestone inspections, s. 553.899
Section 553.899 of the Florida Statutes requires a milestone inspection of a condominium or cooperative building of three habitable stories or more by December 31 of the year the building reaches 30 years from its certificate of occupancy, then every 10 years. A local agency may set 25 years where conditions such as nearness to salt water apply.
Structural integrity reserve studies, s. 718.112
Section 718.112(2)(g) requires a structural integrity reserve study at least every 10 years for each condominium building three habitable stories or higher. The study covers the roof, structure, fireproofing, plumbing, electrical systems, waterproofing, and windows and exterior doors.
Two-story buildings and the three-story trigger
Florida's milestone inspection (s. 553.899) and structural integrity reserve study (s. 718.112(2)(g)) apply to condominium buildings of three habitable stories or more, and the Marbella Lakes coach-home buildings are two-story, so a buyer asks the association for its written statement on both.
Story count is set under the Florida Building Code, so the building permit is the record to check. The single-family homes sit under Chapter 720, outside both condominium rules.
The association's written statement
Under s. 718.503, a coach-home resale buyer's documents include the milestone summary, or a statement in conspicuous type that one has not been completed or is not required, and the latest structural integrity reserve study or an equivalent statement. Ask the Marbella Lakes Condominium Association for it in writing. This page makes no claim about the association's reserves or any study or inspection.
Coach-home resale disclosure, s. 718.503
Under s. 718.503, a coach-home resale buyer has 7 days to cancel, not counting weekends and legal holidays, when the documents are delivered late, and under s. 720.401 a single-family buyer has the 3-day disclosure-summary right.
The coach-home documents that start that window are the declaration, articles, bylaws and rules, the latest annual financial statement and budget, and the association's question and answer sheet. The contract's condominium rider spells out the timing.
Estoppel certificates, s. 718.116
Section 718.116 makes a coach-home buyer jointly and severally liable with the seller for assessments the seller left unpaid, which is why the estoppel certificate matters: it states what is owed on the unit as of its date. The statute also limits what an association may bill for the certificate, and s. 720.30851 does the same for the master association.
Single-family disclosure summary, s. 720.401
Section 720.401 requires that a buyer in a homeowners' association receive a disclosure summary before signing the contract, covering membership, recorded covenants, the duty to pay assessments and the lien that can follow nonpayment. If it comes late, the buyer can cancel within 3 days after receiving it or before closing, whichever comes first. The section does not reach Chapter 718 associations.

How do Marbella Lakes prices compare with the communities around Livingston Road?
Marbella Lakes prices in Naples read best beside the communities around them, product by product, in the two county tables below. Every row comes from Collier County deeds qualified in the 12 months to August 31, 2026, with homes counted on the 2026 roll and a straight-line distance measured from the Marbella Lakes plats.
County peer table: single-family homes
Distances run in a straight line from the centre of the two Marbella Lakes plats to each peer's plats, not along roads.
| Community | Straight-line mi | Homes on the roll | T12 sales | T12 median |
|---|---|---|---|---|
| County Marbella Lakes single-family homes (subject) | 0 | 282 | 8 | $862,500 |
| County Aviano | 0.33 | 88 | 7 | $750,000 |
| County Wyndemere | 0.5 | 357 | 20 | $1,227,500 |
| County Andalucia | 0.51 | 167 | 11 | $710,000 |
| County Kensington | 1.07 | 291 | 17 | $1,550,000 |

| County Banyan Woods | 1.53 | 100 | 7 | $1,350,000 |
| County Vineyards | 2.45 | 999 | 50 | $1,377,500 |
County peer table: coach homes and condominiums
The condominium has no county polygon of its own, so its distances start from the same plat centre; peer rows count condominium units only.
| Community | Straight-line mi | Homes on the roll | T12 sales | T12 median |
|---|---|---|---|---|
| County Marbella Lakes, A Condo coach homes (subject) | 0 | 208 | 11 | $474,500 |

| County Vineyards | 2.45 | 1,548 | 89 | $560,000 |
Linked peer pages
Six peers have live Domain Realty Group pages, linked on their names in the next sentence. Wyndemere, to the south, is a separate private golf club community whose club membership never comes with a Marbella Lakes home, and Aviano, Stratford Place, Andalucia, Kensington, World Tennis Center, Banyan Woods and Vineyards are separate communities nearby.
Peers without a live page
The two peers left unlinked there have no live page on this site, and their recorded sales sit in the tables only.
How to read a peer median
A peer median is the middle qualified deed in that community's 12 months; a row of fewer than six deeds is a thin read. Peers differ in year built, unit mix, association terms and, in some cases, a private club, so a gap between two medians says nothing about a single home.
Which other Marbella names are not Marbella Lakes in Naples?
Marbella Lakes in Naples shares a name with several other places in county, MLS and search records, and none of them belongs to this community. This section names each one once, without a figure, so a buyer can match a listing's community name and ZIP code against the county roll before relying on any number printed here.
Marbella Lakes is its own community
Marbella Lakes is the Marbella Lakes and Marbella Lakes Unit One plats plus the coach-home condominium beside them, in ZIP 34105. The Marbella Lakes Owners Association is the master association, and the coach homes also belong to the Marbella Lakes Condominium Association.
The other Marbella names
Marbella Lakes is not Marbella Isles, Marbella at Pelican Bay, Marbella at World Tennis Center (which the county records as Marbella A Condominium) or Marbella Lakes in Boca Raton. Each is a separate place with its own records.
How the MLS files those names
Listings filed under those other Marbella names sit in their own MLS developments, and none of those rows is counted on this page. In the October 29, 2026 export, 29 rows belong to Marbella Lakes: 14 single-family rows and 15 coach-home rows, each matched to the county roll.
The county's condominium names
On the 2026 Collier County roll, the coach homes sit in one condominium, Marbella Lakes, A Condo. The roll files two condominiums that carry other Marbella names under their own county numbers, one in a different ZIP code, so no unit there joins the Marbella Lakes count.
How do you buy a Marbella Lakes home or coach home, step by step?
A Marbella Lakes purchase in Naples follows five steps. The product you pick, a single-family home on the two plats or a coach home in the condominium, sets the association papers, the tax lines and the Florida buyer rights that follow from it. This is general information, not legal advice; ask a Florida real estate attorney.
Step 1: pick the product and the plat
Choose first between the 282 single-family homes on the Marbella Lakes and Marbella Lakes Unit One plats and the 208 coach homes in Marbella Lakes, A Condo. The two sell apart and carry different association layers and resale rights. Then save a search and get new listings by email from the buying links below.
Step 2: read the address, the roll and the millage area
Match the address to its 2026 roll entry to confirm the plat or condominium, the roll year built and any seller homestead exemption. Every Marbella Lakes parcel falls in millage area 104, so bills differ by taxable value and exemptions. A sale resets the assessment as of the next January 1.
Step 3: order the estoppel and resale documents
Ask for the estoppel certificate and any adopted special assessment early, because neither association posts its dues online; the order goes through the service named in the management answer below. For a coach home, also ask for the declaration, rules, budget and the association's written milestone and reserve study statement.
Step 4: inspect, insure and check the flood map
Order a general inspection and a wind mitigation inspection, then gather quotes: an HO-6 policy over the condominium's master policy for a coach home, a full homeowners policy for a single-family home. Ask the lender for the flood determination on the exact address, and ask an insurance agent about Florida's flood-coverage requirement for Citizens policies.
Step 5: close
Set the closing date around the estoppel, and ask the association early whether it needs an application or approval before the deed records. Then read the first tax bill for the unnamed non-ad valorem line.
Frequently Asked Questions about homes for sale in Marbella Lakes, Naples
Marbella Lakes, Naples questions from buyers come down to the thirty below. Every answer is drawn from a dated record: the 2026 Collier County roll, county deeds to August 31, 2026, the October 29, 2026 export, the HOA's website or a Florida statute.

No. Marbella Lakes sits in unincorporated Collier County even though its ZIP code, 34105, is a Naples one. The 2026 roll's millage lines for area 104 include Collier County's unincorporated general MSTD and no City of Naples line, so the county, not the city, governs it.

The estoppel shows current amounts.
Who manages Marbella Lakes, and how do you order an estoppel certificate?
On its Sales and Leasing page, the Marbella Lakes HOA names Seacrest Southwest as its management company for estoppels and documents. The HOA's own instructions route estoppel certificate, lender questionnaire and resale document orders through HomeWiseDocs, where buyers, lenders and closing agents place them.
Can you lease a Marbella Lakes home or coach home?
Current leasing rules for Marbella Lakes are not published publicly (checked November 1, 2026). A 2013 welcome packet said leases needed an executed lease and an application, but that packet is dated, so confirm the current rules in the resale package before you buy to lease.
Are pets allowed in Marbella Lakes?
