This page is the Stonegate section of our Eagle Creek guide, which sits inside our Naples homes for sale and communities guide. Three names point at the same buildings. The state registry calls the project "Stonegate of Eagle Creek Condo No. One," the county roll calls it "Stonegate of Eagle Creek No. 1 A Condominium," and listing portals often write "Stonegate at Eagle Creek." It is not Stonegate at The Crossings or any Stonegate street in ZIP codes 34109 and 34119, which supply almost all the "Stonegate Naples" search results. The buildings sit at 776, 782, 792 and 798 Eagle Creek Drive, a short stretch beyond Eagle Creek Condominium Nos. 3 and 4 at 746 to 770.
The sections below cover what the county recorded for Stonegate sales, who governs the buildings, what a buyer pays and signs, which buildings the milestone list names, and the flood, school and distance facts for the four addresses.

How does the MLS name the Stonegate condos?
The MLS can file these units under more than one name, including "Stonegate of Eagle Creek" and "Stonegate at Eagle Creek," so the searches above use a map frame and no subdivision filter. The test for any listing is the address: 776, 782, 792 or 798 Eagle Creek Drive. The frame can also catch neighboring buildings, and a plain "Stonegate" search in Naples returns other Stonegate communities in other ZIP codes, so check the street number before you compare prices.
Which Eagle Creek Drive addresses are Stonegate?
Four buildings carry the Stonegate name, and the county's address layer lists 9 units at 776, 9 at 782, 8 at 792 and 12 at 798, which adds up to the 38 in the state registry. The numbers 746 to 770 on the same street belong to Eagle Creek Condominium Nos. 3 and 4, and single-family homes on the same road carry numbers in the 500s, so the street name alone does not identify a Stonegate unit. Our Eagle Creek guide maps every neighborhood inside the club.

What have Stonegate of Eagle Creek condos sold for?
Stonegate of Eagle Creek condos sold for a $345,000 median across 4 qualified Collier County sales in the 12 months to October 2, 2026, with prices from $175,000 to $500,000. Over 24 months the county shows 10 sales at a $295,000 median. Data updated: October 2026.
What did the last 12 and 24 months show?
The county's window runs from October 2, 2025 (exclusive) to October 2, 2026, and the prior window covers the 12 months before that. We tracked every qualified, improved sale among the 38 parcels, and each row shows its count, because a median means little without its n. All were resales, and none was a builder-direct sale.
| Window | Qualified sales | Median | Low | High |
|---|---|---|---|---|
| Last 12 months, to October 2, 2026 | 4 | $345,000 (mean of the middle pair) | $175,000 | $500,000 |
| Prior 12 months, October 2, 2024 to October 2, 2025 | 6 | $292,500 (mean of the middle pair) | $125,000 | $425,000 |

Which recent sales were recorded?
The list gives month, year and price only, newest first, for the four sales in the latest 12 months: August 2026 at $500,000, March 2026 at $400,000, March 2026 at $290,000 and November 2025 at $175,000. Nothing has been recorded after August 2026 in the county file, which runs to October 2, 2026. The next six sales back, from October 2024 to March 2025, ran from $125,000 to $425,000.
Why do Stonegate sales span such a wide range?
The county record shows the spread and not the reasons, so this paragraph sticks to what the record can support. The four latest sales were of units the county lists at 1,534 and 1,930 square feet, and the smallest county-listed type, 1,182 square feet, last sold in March 2025 at $125,000. Floor, view, condition, renovation and the club membership designation are all plausible reasons for a gap between $175,000 and $500,000, and the county file does not say which applied. A buyer prices a specific unit against current MLS comparables for the same building and size, not against a four-sale median.
How have Stonegate of Eagle Creek prices moved since 2016?
Stonegate yearly medians, in years with at least 3 sales, ran from $102,500 on 4 sales in 2017 to $322,500 on 6 sales in 2023, and no year since 2016 has recorded more than 10 sales. Years with one or two sales show the prices and no median. Data updated: October 2026.
| Year | Qualified sales | Median or sale prices | Low | High |
|---|---|---|---|---|
| 2016, from October 2 | 0 | No qualified sale | none | none |
| 2017 | 4 | $102,500 | $87,500 | $130,000 |
| 2018 | 1 | One sale, at $175,000 | $175,000 | $175,000 |
| 2019 | 1 | One sale, at $144,000 | $144,000 | $144,000 |
| 2020 | 2 | Two sales, at $133,000 and $139,000 | $133,000 | $139,000 |
| 2021 | 10 | $217,500 | $128,000 | $349,000 |
| 2022 | 3 | $320,000 | $230,000 | $371,500 |

| 2024 | 4 | $307,500 | $200,000 | $540,000 |
| 2025 | 4 | $230,000 | $125,000 | $425,000 |

How should a buyer read the yearly table?
The busiest year was 2021, with 10 sales and a $217,500 median, and the median settled between $307,500 and $322,500 in 2023 and 2024 on 6 and 4 sales. The 2025 median of $230,000 rests on four sales from $125,000 to $425,000, and the 2026 median of $400,000 rests on three, so one deed moves either figure by tens of thousands of dollars. Counts this small show direction and not precision.
Stonegate vs the other Eagle Creek condominiums
Stonegate recorded 4 sales at a $345,000 median in the latest 12 months and 10 at a $295,000 median over 24 months, the most 24-month closings of any single Eagle Creek condominium, ahead of Condominium No. 5 with 9, and a 24-month median equal to the $295,000 of the five numbered condominiums together. Every row uses the same county method. Data updated: October 2026.

How do Stonegate and Waterford Place differ?
Stonegate's county records show buildings from 1988 to 1997 with living areas topping out at 1,930 square feet, while the Waterford Place page covers three buildings from 1999 to 2004 on Waterford Drive. Waterford Place recorded only 2 sales in 24 months, so Stonegate gives a buyer more recorded evidence of its own. The two share a managing condominium association in state records but have separate declarations, buildings and milestone histories.
How does Stonegate compare with Condominium Nos. 1 to 5?
The five numbered condominiums are covered together on the Eagle Creek Condominium No. 1 to No. 5 page, with a section for each. Nos. 3 and 4 are the closest neighbors on Eagle Creek Drive, at 746 to 770, and their 24-month medians of $305,000 and $317,500 sit near Stonegate's $295,000. Condominium No. 1 has its own managing association in state records, while Nos. 2 to 5, Waterford Place and Stonegate share one.
How does Stonegate compare with the rest of Eagle Creek?
Beyond the condominiums, the club's neighborhoods are single-family or attached homes with their own pages: Carriage Home Villas, Eagle Creek Estates, Creek Bed Estates, Crestwood Estates and Grey Wing Point. The Eagle Creek guide compares all of them, and the Naples communities guide places the club among other East Naples addresses.
What are the Stonegate of Eagle Creek buildings like?
Stonegate of Eagle Creek is four condominium buildings of two and three floors, by the county's unit numbering, on Eagle Creek Drive, with county year-built dates from 1988 to 1997 and three certificate-of-occupancy dates on Collier's milestone list: April 7, 1994, August 29, 1995 and April 18, 1997. Data updated: October 2026.
What is the setting by the fairway and Collier Boulevard?
The aerial shows the four buildings between a golf fairway and Collier Boulevard, with the pool at the center of the cluster. The Collier Boulevard gate junction is about 0.1 to 0.2 mile by road, and the club's clubhouse on Cypress View Drive is about 0.6 mile away. The association's access-control pages describe a staffed front gatehouse and a rear gate.
How many stories do the buildings have?
Unit numbers in the county address layer run 101 to 303 or 304 in the buildings at 776, 782 and 798, which implies three floors, and 101 to 204 at 792, which implies two. That is an inference from numbering and not a building plan. One listing record describes building 792 as three stories, which conflicts with the county pattern, so the story count the Florida Building Code assigns to 792 stays unverified. The community's planned unit development caps condominiums at three living stories, with four allowed in one tract, so no Stonegate building is expected to exceed three.
Is there a pool?
The aerial imagery shows a pool at the center of the cluster. Whether it belongs to the condominium association, who may use it and what it costs to maintain are questions for the declaration and the budget, and no public page we read describes it. The club also has its own resort-style pool for social and golf members, which is a separate amenity.
What living areas does the county record?
County records list living areas of about 1,182 to 1,930 square feet across the 38 parcels, with a median of 1,534 square feet, and the sales above show three recurring sizes: 1,182, 1,534 and 1,930. These are county heated-area figures, not plan sizes, and listing figures for some units differ from them. Unit sizes from the recorded plat or the declaration's unit exhibit are unverified, so confirm in the unit's floor plan before you compare prices per square foot.
What do the handbook and roof rules say?
The community's June 2025 architectural handbook requires each of the seven condominium groupings to keep a consistent architectural style, exterior paint color, roof material and roof color. It does not allow replacing a concrete or clay tile roof with asphalt shingles on any property, and it says the condominium association maintains all exterior landscaping, so owners do not plant or remove anything in common areas. Detached garages are permitted only for condominiums, and a listing record for one Stonegate unit describes a detached carport, which is supporting information and not a recorded rule.
Who runs Stonegate of Eagle Creek?
Stonegate of Eagle Creek answers to three layers: a condominium association for the buildings, the Eagle Creek Community Association for the roads and gate, and Eagle Creek Golf and Country Club, Inc., the member-owned club. Each layer sends its own bills and sets its own rules. Data updated: October 2026.
Who is the condominium association?
The state's condominium registry lists the project as Stonegate of Eagle Creek Condo No. One, number PR1S019972, with 38 units, and names Eagle Creek of Naples Condominium Association, Inc. (managing entity MA00018516) at 746 Eagle Creek Drive as its manager. The same entity manages Condominium Nos. 2 to 5 and Waterford Place. Whether Stonegate has its own board or committee inside that association is not stated publicly, and we did not verify the association's Sunbiz status. The office address is not a Stonegate building.
Who is the master association, and what does the club do?
The Eagle Creek Community Association, Inc. maintains the roads, lakes, perimeter fencing, gatehouse and architectural review, and its 14-member board includes seven condominium directors. The club owns the golf course, clubhouse, tennis, pickleball, fitness center and dining, and every owner holds a golf or social membership. The Eagle Creek guide covers both in depth, including the history of the members' purchase of the club in 1997.
What does it cost to own a Stonegate of Eagle Creek condo?
A Stonegate buyer pays for the unit and then for three layers: condominium dues, master association dues and a club membership, none of which this page prices, because the only first-party fee schedule is five years old. Property taxes and insurance add two more lines. Data updated: October 2026.
What are the condominium and master association dues?
The Community Association published a quarterly fee schedule for 2020 to 2021 with a separate line for Stonegate, and it does not say what each line includes. A schedule five years old is not a current figure, and listing fee fields scatter widely, so we print no dollar amount. Current dues come from the budget and the estoppel certificate, and the master association's share is stated in the resale package.
What does club membership cost?
The club says membership pricing is available on request, and no public price list exists. Every owner holds a golf or social membership, and the club's website caps golf memberships at 370 (its bylaws state 385). Not every property qualifies for golf, so get the membership designation for the specific unit in writing before you sign. Ask for the initiation or equity terms, the quarterly dues and any capital contribution in the same message.
Is there a CDD at Stonegate?
Earlier research for the Eagle Creek guide found no community development district for the club, so no CDD line is expected. The county tax bill is the final check, and a buyer can read the last bill for the unit before making an offer. That bill also lists any non-ad-valorem assessments.
How does the estoppel certificate work?
Under Florida Statutes 718.116(8) the association must issue the estoppel certificate within 10 business days of a written request, and the fee is capped by statute. The form states the regular assessment and its frequency, amounts owed, any capital contribution or transfer fee, any open rule violation, whether board approval or a right of first refusal applies, and the insurance contact. That one document answers most fee questions.
Which documents should a Stonegate buyer request?
Ask for the recorded declaration and amendments, the association's articles and bylaws, the current budget and reserve schedule, the most recent structural integrity reserve study and any milestone inspection summary for the unit's building, twelve months of board minutes, the certificates of insurance, the estoppel certificate and the master association fee line. Ask the club for the unit's membership designation in writing. Board minutes and budgets are on an owner-only page, so the listing agent or title company must supply them.
Milestone inspections and reserve studies at Stonegate of Eagle Creek
Collier County's January 2026 milestone list names three of the four Stonegate buildings, at 776, 782 and 798 Eagle Creek Drive, each with a next milestone date of January 1, 2033, and building 792 is not on the carried rows. Whether a study or inspection report exists for any building is unverified, so ask for it. Data updated: October 2026.
What do the Florida statutes require?
Florida Statutes 553.899 requires a milestone inspection of a condominium building three habitable stories or higher by December 31 of the year it reaches 30 years from its certificate of occupancy, or 25 years where the local enforcement agency finds local circumstances warrant, and every 10 years after. Statute 718.112(2)(g) requires a structural integrity reserve study at least every 10 years for each building of three habitable stories or higher, with existing associations due by December 31, 2025 and no later than December 31, 2026.
Which Stonegate buildings are on Collier's list?
The list rows we carry show certificates of occupancy of April 7, 1994 for 776, August 29, 1995 for 782 and April 18, 1997 for 798, each with a next milestone date of January 1, 2033. The list spells the street "Eagle Creek Cir," so we match by street number and never by building letter, because letters conflict between sources. Our own arithmetic, offered as inference, puts a first 30-year inspection deadline at the end of 2024, 2025 and 2027 for those certificate years, which does not line up with 2033. The pages we could read do not define the 2033 date, so we print no inspection result.
What about building 792?
County unit numbers imply two floors at 792, and the milestone and reserve-study rules attach by story count, so a two-story building would fall outside both. One listing record calls 792 a three-story building, which would change that answer. Absence from the list does not certify a building's condition and does not by itself show it is below three stories, so ask the association which count applies.
What should a Stonegate buyer request?
Ask for the building's most recent structural integrity reserve study, any milestone inspection summary, and the reserve schedule and budget that fund the study's items: roof, structure, fireproofing, plumbing, electrical, waterproofing and painting, and windows and doors. The statute requires the association to give owners the inspector's summary within 45 days of receiving it. Request these with the estoppel certificate, in the same message.
What are the rental and pet rules at Stonegate of Eagle Creek?
Stonegate owners who rent need association approval of the lease at least 45 days before arrival, a club rental membership and a lease of 30 days to 6 months, and a renter's pets are not allowed in a leased condominium unit. Dates below are the form dates. Data updated: October 2026.
What are the leasing rules?
The community's 2025 to 2026 lease application asks for the lease and an ID copy for each applicant at least 45 days before arrival and authorizes a background review. The club's rental program runs 30 days to 6 months, so daily and weekly rentals are not allowed, and its rental plans are limited to three years. The declaration may set further limits on lease frequency, which are owner-only documents.
What are the pet rules?
A renter's pets are not allowed in a leased condominium unit, according to the 2025 to 2026 lease form. For owners, pet limits apply and the association offers a dog registration form. Listing remarks for Stonegate describe an approval step, which is supporting information and not a rule we print. Weight and breed rules are unverified, so read the declaration before you make an offer.
What applications does a buyer file?
The community's purchase application asks that it be submitted at least 20 days before closing, and the club's resident application is a separate filing with its own timing. Plan a closing date around both. Owners who renovate file a condominium unit renovation application at least 30 days before the start date, and the handbook sets contractor hours of Monday through Saturday, 7 AM to 6 PM, with no work on Sundays and holidays.
What other rules affect daily living?
No commercial or oversized vehicles may park outside the garage, the community speed limit is 25 miles per hour, and "For Sale" signs are prohibited at all times, with one association-provided open-house sign allowed during open houses. Exterior changes need prior approval from the Architectural Review Committee. Hurricane protection such as roll-down shutters and impact windows is approved from a published list.
Is Stonegate of Eagle Creek in a flood zone?
Collier County's republication of the effective FEMA map placed all four Stonegate buildings we checked in Zone AE, with a base flood elevation of 8 feet, on October 28, 2026, and in Evacuation Zone A. AE is a special flood hazard area. Data updated: October 2026.
What does the effective flood map show?
We queried 16 points across the four buildings, the building center and up to three county unit points each, and all 16 returned Zone AE, 8 foot base flood elevation, in the county's FEMA24 layer. FEMA's own map service was not queried, so building results come from Collier County's republication of the effective 2024 zones. The county's open elevation certificate layer has no record for 776, 782, 792 or 798 Eagle Creek Drive, so a lowest-floor value for each building is unverified. Ask the seller and the association for any certificate.
Is the flood map changing?
Collier County says preliminary flood maps were released March 20, 2025, a 90-day appeal period began August 19, 2026 and the target effective date is summer 2027, subject to change. The preliminary FEMA map released March 20, 2025 showed AE 8 ft in earlier Eagle Creek samples; it was not re-run for these buildings. A buyer can check an address in FEMA's preliminary viewer.
What are the evacuation zone and wind rules?
Collier County's evacuation layer returned Zone A at all 16 points, and the state describes Zone A as typically the most vulnerable and most likely to evacuate first. The county's building-code wind map shows 166 mph at all 16 points, which is a design value and not a forecast. The buildings date from 1994 to 1997 by the milestone list, so earlier code editions applied to them.
Did Hurricane Ian flood Stonegate?
We found no public source saying whether water entered any Stonegate unit. FEMA's claims data lists 20 flood insurance claim records after Ian in the census block group that holds Eagle Creek, 13 of them with a payment, but the group is larger than the community, so no count belongs to Stonegate. The National Weather Service placed major Ian surge flooding south and west of Tamiami Trail, and Eagle Creek sits north of the US 41 and Collier Boulevard junction.
What does insurance involve for a condominium owner?
The association insures the building, and the owner carries an HO-6 policy for the interior, contents and loss assessments. Florida's Office of Insurance Regulation reported Collier County averages of $2,271 for condominium unit owners with wind coverage and $1,566 without, as of March 31, 2026; that is a county average, not a quote. FEMA says homes in high-risk areas with government-backed mortgages must carry flood insurance, and a building-level flood policy bought by the association excludes unit contents.
Which schools serve Stonegate of Eagle Creek?
Stonegate of Eagle Creek addresses zone to Manatee Elementary School, Manatee Middle School and Lely High School, and the state's 2026 grades are an A, an A and a B. Zones are a district lookup on a dated query, so confirm with the district. Data updated: October 2026.
| School | 2026 grade | 2025 grade | 2024 grade |
|---|---|---|---|
| Manatee Elementary School | A | A | A |
| Manatee Middle School | A | A | B |
| Lely High School | B | A | B |
Source: Florida Department of Education school grades, 2026 release, and the Collier County Public Schools address lookup, run October 28, 2026.
How did we check the zoning?
We ran one prefix query for each building (776, 782, 792 and 798 Eagle Creek) through the district's address lookup for the 2027 year, and every query returned the same three schools with no rezone values. The district can change zones, and the record counts returned exceeded the county unit counts on some buildings for reasons we did not trace. Confirm the unit's address with Collier County Public Schools before you rely on it.
Where are the schools?
The grades above are the state's letters, and this page uses no third-party school score and no ranking. Collier County Public Schools earned an A district grade in 2026. We did not run drive times to the schools, so use the district's site for bus and attendance details.

Source: OSRM public router, car profile, free-flow, run October 28, 2026 from the buildings at 776, 782 and 798 Eagle Creek Drive. Approximate, not live traffic. Building 792 is excluded because the router placed it on a different road.
What is close by?
Publix on Tamiami Trail East is the nearest grocery we measured, about three minutes away, and Physicians Regional is about seven to eight minutes away by free-flow estimate. NCH Baker Hospital in downtown Naples is about 10 miles. These are planning estimates and not emergency response times.
How does a buyer reach I-75 and the airports?
The Collier Boulevard gate junction is next to the buildings, and the I-75 Exit 101 ramp is about 7.8 to 7.9 miles away. Naples Airport is about 9 miles and RSW about 37 to 38 miles, near 48 to 49 minutes in free-flow conditions, which grows with traffic. The Naples golf homes for sale page lists other golf communities with different distances.

Thinking of selling a Stonegate condo?
A condo priced against its own building and its recorded sales sells better than one priced against a plat median of 4 sales in a year. Start with a Domain Realty Group home valuation and we will pull the recorded sales for your building and the documents a buyer will request.
Frequently Asked Questions about Stonegate of Eagle Creek condos for sale
These answers cover identity, sales, fees, floors, milestone rules, flood, insurance, schools and distances for Stonegate of Eagle Creek in Naples. Figures come from the Collier County Property Appraiser, the state condominium registry, the community and club records, county map layers, FEMA and the state's insurance regulator, dated in the sections above and listed in the sources below.
What is Stonegate of Eagle Creek?
Stonegate of Eagle Creek is a 38-unit condominium recorded with the state on March 1, 1988, in four buildings at 776, 782, 792 and 798 Eagle Creek Drive, inside Eagle Creek Golf and Country Club in Naples 34113. A condominium association manages the buildings, and the community association runs the gate and the roads.
How many condos are in Stonegate of Eagle Creek?
The state registry and the county roll both show 38 units. The county's address layer splits them 9, 9, 8 and 12 across the buildings at 776, 782, 792 and 798 Eagle Creek Drive. Unit counts per building come from county addresses and not from a recorded plat, so confirm them in the declaration.
What have Stonegate of Eagle Creek condos sold for?
Collier County recorded 4 qualified sales in the 12 months to October 2, 2026, at a $345,000 median, from $175,000 to $500,000, and 10 sales in 24 months at a $295,000 median. Counts this small swing medians, so review each sale and price a unit against current MLS comparables.
Is Stonegate of Eagle Creek the same as Stonegate at The Crossings?
No. Stonegate of Eagle Creek is four buildings on Eagle Creek Drive in ZIP 34113, inside a gated club. Stonegate at The Crossings and the Stonegate streets in ZIPs 34109 and 34119 are different Naples communities that dominate search results. Check the street number and ZIP before you rely on any Stonegate listing or statistic.
Is club membership required at Stonegate of Eagle Creek?
Yes. The club says every Eagle Creek homeowner holds a golf or social membership, golf is capped at 370, and not every property qualifies for golf. Confirm the membership designation attached to the specific unit in writing before contract, and ask the club for current pricing, which it provides on request.
Does a Stonegate condo include a golf membership?
Not necessarily. Every owner holds a golf or social membership, and the unit's designation decides which. The social membership covers dining, tennis, pickleball, the fitness center, the resort-style pool and golfing privileges from May 1 to November 30. Get the designation for your unit in writing from the club before you sign.
What are the fees at Stonegate of Eagle Creek?
No current figure is published. The community's fee schedule for 2020 to 2021 has a separate Stonegate line but is five years old and does not say what it includes. Request the current budget and an estoppel certificate, which the association must issue within 10 business days, and ask the club for membership pricing.
Is there a CDD at Stonegate of Eagle Creek?
Earlier research for the Eagle Creek guide found no community development district for the club, so no CDD line is expected. The county tax bill is the final check, so ask for the unit's latest bill and read its non-ad-valorem section before you make an offer.
How many floors are the Stonegate buildings?
County unit numbers imply three floors at 776, 782 and 798 Eagle Creek Drive and two at 792. That is an inference from numbering, not a building plan, and one listing record calls 792 a three-story building. Elevators are not confirmed by any source we read, so verify the floors and stairs at a showing.
Is there an elevator at Stonegate of Eagle Creek?
No source we read confirms an elevator in any Stonegate building. The association's contact sheet lists an elevator emergency line for the condominium buildings in general, but it does not say which buildings. Ask the listing agent or the association, and check the unit's floor and stairs at a showing.
Are the Stonegate buildings subject to milestone inspections?
Three buildings, at 776, 782 and 798 Eagle Creek Drive, appear on Collier County's January 2026 milestone list with a next date of January 1, 2033. Building 792 is not listed and shows two floors in county unit numbering. Ask the association for the inspection summary and the reserve study for your building.
What flood zone is Stonegate of Eagle Creek in?
Collier County's republication of FEMA's effective map placed all 16 points we queried at the four Stonegate buildings in Zone AE with an 8 foot base flood elevation on October 28, 2026. AE is a special flood hazard area. Ask for any elevation certificate and confirm flood insurance requirements with your lender.
Do I need flood insurance to buy a Stonegate condo?
Your lender decides. FEMA says homes in high-risk flood areas with mortgages from federally regulated or government-backed lenders must carry flood insurance, and Zone AE is high risk. A cash buyer faces no such rule. In a condominium the association may carry the building's flood policy, so ask for its declarations page.
What evacuation zone is Stonegate of Eagle Creek in?
Collier County's evacuation layer returned Evacuation Zone A at all 16 points we tested at the four Stonegate buildings on October 28, 2026. The state calls Zone A typically the most vulnerable and the first to evacuate. Zone lines can change, so look up your own address each season and follow county orders.
What wind speed are the Stonegate buildings designed for?
Collier County's building-code wind map shows 166 mph at every Stonegate point we checked. That is a design value, not a forecast. The buildings were permitted under earlier code editions, with certificate of occupancy dates from 1994 to 1997 on the milestone list, so ask for the roof schedule and the reserve study.
Is the flood map changing for Stonegate of Eagle Creek?
Collier County says preliminary maps were released March 20, 2025, a 90-day appeal period began August 19, 2026, and the target effective date is summer 2027, subject to change. Earlier Eagle Creek samples also showed Zone AE at 8 feet, but we did not re-run these buildings. Recheck your address after adoption.
Did Stonegate of Eagle Creek flood in Hurricane Ian?
We found no public source saying whether water entered any Stonegate unit. FEMA's data lists 20 flood claim records after Ian in the census block group that holds Eagle Creek, but that area is larger than the community. Ask the association about Ian repairs and any assessments.
Who insures the building, the association or me?
Florida's condominium law requires the association to carry property insurance on the property it must insure, and the owner insures what the declaration assigns, typically interior finishes and contents, with an HO-6 policy. Ask for the master policy declarations, the deductible and the flood coverage before you contract.
What is loss assessment coverage?
If the association's insurance leaves a gap, such as a hurricane deductible, the association can assess owners. Citizens says its HO-6 policies include loss assessment coverage of up to $2,000, and other carriers differ. Ask your agent about raising the limit before you close on a condominium.
What is the 15 year roof rule in Florida?
Florida's chief financial officer says an insurer may not refuse to issue or renew a homeowners policy solely because of roof age when the roof is under 15 years old. For older roofs an insurer may request an inspection. A condominium owner feels this through the association's roof schedule, so ask for roof age and permits.
Can I rent my Stonegate of Eagle Creek condo?
Yes, with approval. The lease application is due at least 45 days before arrival, the club requires a rental membership, and leases run 30 days to 6 months. A renter's pets are not allowed in a leased condominium unit. Ask the association for the current lease rules before you buy to rent.
Are pets allowed at Stonegate of Eagle Creek?
Pet limits apply to owners and the association offers a dog registration form, but weight and breed rules sit in the declaration, an owner-only document. A renter's pets are not allowed in a leased condominium unit, according to the 2025 to 2026 lease form. Read the declaration before you make an offer.
Which schools serve Stonegate of Eagle Creek?
Collier County's address lookup, run October 28, 2026, zoned the four Stonegate buildings to Manatee Elementary School, Manatee Middle School and Lely High School. The 2026 state grades are A, A and B. Zones can change, so confirm your address with the district before relying on it.
How far is Stonegate of Eagle Creek from Publix, hospitals and the beach?
By free-flow road estimates, Publix on Tamiami Trail East is about 1.0 to 1.1 miles, Physicians Regional about 4.1 to 4.2 miles, NCH Baker about 10 miles and Lowdermilk Park about 11.2 to 11.3 miles, near 21 to 22 minutes. These are approximate and do not reflect live traffic.
How far is Stonegate of Eagle Creek from the airport and I-75?
Naples Airport is about 9.2 to 9.3 miles and 16 to 17 minutes away, Southwest Florida International about 37.5 to 37.6 miles and 48 to 49 minutes, and the I-75 Exit 101 ramp about 7.8 to 7.9 miles. Free-flow estimates ignore traffic, so check live conditions before a trip.
Which documents should I request before buying a Stonegate condo?
Ask for the recorded declaration, the budget and reserve schedule, the latest structural integrity reserve study and milestone summary for your building, twelve months of minutes, the insurance certificates and the estoppel certificate. Ask the club for the unit's membership designation in writing. Minutes and budgets sit on an owner-only page.
