Eagle Creek Condominium No. 1 to No. 5 Units for Sale in Naples, FL
Eagle Creek Condominium No. 1 to No. 5 are five recorded condominiums with 140 units in 14 buildings on Cypress View Drive, Eagle Creek Drive and Waterford Drive in Naples 34113, inside the gated, member-owned Eagle Creek Golf and Country Club. Collier County recorded 10 qualified sales in the 12 months to October 2, 2026, at a $327,500 median, from $220,000 to $425,500. Club membership is required of every owner, and Domain Realty Group, the #1 team in Southwest Florida since 2012, shows every listing. Updated October 2026.
This page gives the five numbered condominiums one home because each is small and none has drawn enough sales to stand alone: Nos. 1 and 2 recorded no sale in the latest 12 months, while No. 5 recorded five. Every condominium still gets its own section below, with its recorded declaration date, buildings, association, sales and milestone rows. Our Eagle Creek condos for sale guide covers the whole club, and the Naples homes for sale and communities guide places it in the wider market.
Names cause mistakes here. Condominium No. 5 sits on Waterford Drive at 750, 760, 770 and 780, beside but apart from Waterford Place at 720, 730 and 740 Waterford Drive, and the county spells No. 5 as No. FIVE. Stonegate of Eagle Creek shares Eagle Creek Drive with Nos. 3 and 4 and is a separate condominium, unrelated to any Stonegate in 34109 or 34119. Waterford Place and Stonegate have pages of their own, linked in the comparison section.

Eagle Creek Condominium No. 1 to No. 5 combine 140 units in five recorded condominiums, with 10 county sales in the latest 12 months and a required club membership. These eight numbers frame a purchase, from units and sales to milestone rows, flood and distance. Data updated: October 2026.

Which address belongs to which condominium?
The map frame also catches Stonegate of Eagle Creek and Waterford Place, so the address decides which condominium a unit belongs to. Read the street and the number together, because 770 exists on both Eagle Creek Drive, where it is a Condominium No. 4 building, and Waterford Drive, where it is a Condominium No. 5 building. Eagle Creek Drive numbers also run through ranges that belong to detached homes and villas, so confirm the condominium name and not only the street.
| Condominium | Street and house numbers | Buildings | Units |
|---|---|---|---|
| Eagle Creek Condominium No. 1 | Cypress View Drive, 62 to 90 | 2 | 15 |
| Eagle Creek Condominium No. 2 | Cypress View Drive, 14 to 60 | 3 | 24 |
| Eagle Creek Condominium No. 3 | Eagle Creek Drive, 746, 752 and 758 | 3 | 29 |
| Eagle Creek Condominium No. 4 | Eagle Creek Drive, 764 and 770 | 2 | 24 |

How does the MLS name these condominiums?
The Southwest Florida MLS lets each listing agent choose how a condominium is named, so a unit in these five can appear under its recorded name, a shortened name or only a street. A search on one name can miss units, and a search on the whole map frame can include neighbors. The address test in the table above settles it, and the recorded declaration settles which condominium's documents apply.

What have Eagle Creek Condominium No. 1 to No. 5 units sold for?
Eagle Creek Condominium No. 1 to No. 5 units sold for a $327,500 median across 10 qualified Collier County sales in the 12 months to October 2, 2026, with prices from $220,000 to $425,500. The 24 month median was $295,000 on 24 sales. Data updated: October 2026.
What did the last 12 and 24 months show?
The county window runs from October 2, 2025 (exclusive) to October 2, 2026. We counted every qualified, improved sale across the 140 units, and each figure carries its n because a median without a count misleads. Every sale in every window was a resale, and none was a builder-direct sale of a new unit.
| Window | Qualified sales | Median | Low | High |
|---|---|---|---|---|
| Last 12 months, to October 2, 2026 | 10 | $327,500 (mean of the middle pair) | $220,000 | $425,500 |
| Prior 12 months, October 2, 2024 to October 2, 2025 | 14 | $270,000 (mean of the middle pair) | $124,000 | $470,000 |
| Last 24 months, to October 2, 2026 | 24 | $295,000 (mean of the middle pair) | $124,000 | $470,000 |

Which condominium recorded how many sales?
The five condominiums did not share the market evenly. No. 5, the largest, recorded 5 of the 10 latest sales, No. 4 recorded 3, No. 3 recorded 2, and Nos. 1 and 2 recorded none. Where a window holds one or two sales the table lists the prices and calls no median, because a median of two sales is only their midpoint.
| Condominium | Units | Last 12 months | Last 24 months |
|---|---|---|---|
| No. 1 | 15 | No qualified sale | 2 sales, at $215,000 and $290,000 |
| No. 2 | 24 | No qualified sale | 3 sales, $290,000 median ($200,000 to $400,000) |
| No. 3 | 29 | 2 sales, at $290,000 and $320,000 | 4 sales, $305,000 median ($124,000 to $345,000) |
| No. 4 | 24 | 3 sales, $370,000 median ($335,000 to $425,500) | 6 sales, $317,500 median ($215,000 to $425,500) |
| No. 5 | 48 | 5 sales, $300,000 median ($220,000 to $355,000) | 9 sales, $300,000 median ($220,000 to $470,000) |

Which recent sales were recorded?
The list gives month, year and price only, for the ten sales in the latest 12 months. None was recorded after August 2026 in the county file.
- August 2026: $425,500
- May 2026: $370,000
- May 2026: $320,000
- May 2026: $220,000
- April 2026: $335,000
- March 2026: $345,000
- March 2026: $290,000
- February 2026: $300,000
- January 2026: $280,000
- November 2025: $355,000
What does the price spread reflect?
The county file shows the spread and not the reasons. The ten latest sales span $205,500 from lowest to highest, and the recorded living areas on the county's sale rows cluster at two sizes, about 1,534 and 1,930 square feet, which listing records describe as two-bedroom and three-bedroom plans. Building age (1986 to 1997 by county year built), floor, view, updates and the club designation are all plausible reasons for the gap, and a listing agent can show the specifics of any unit. The Eagle Creek guide shows how the club's other neighborhoods price.
How have Eagle Creek Condominium No. 1 to No. 5 prices moved since 2016?
Eagle Creek Condominium No. 1 to No. 5 yearly medians ran from $120,000 on 4 sales in 2018 to $390,000 on 13 sales in 2022, and the busiest year, 2021, recorded 30 sales at a $162,500 median. Every year since 2016 has at least 4 sales. Data updated: October 2026.
| Year | Qualified sales | Median | Low | High |
|---|---|---|---|---|
| 2016 | 6 | $162,450 | $125,000 | $252,000 |
| 2017 | 5 | $140,000 | $80,000 | $190,000 |
| 2018 | 4 | $120,000 | $115,000 | $240,000 |

| 2024 | 5 | $345,000 | $124,000 | $508,000 |
| 2025 | 13 | $290,000 | $200,000 | $470,000 |

How should a buyer read the yearly table?
The median jumped from $162,500 on 30 sales in 2021 to $390,000 on 13 sales in 2022, then eased to $290,000 on 13 sales in 2025. A yearly median blends five condominiums built across 1986 to 1997, so a year with several sales from one building can move it, and 2024 rests on only 5 sales. Read the table for direction, and price a specific unit against current MLS comparables and its own condominium's recent sales in the sections below.
The five Eagle Creek condominiums compared
The five Eagle Creek condominiums differ in size from 15 to 48 units, in street from Cypress View Drive to Waterford Drive, and in association, since only No. 1 has its own. Over 24 months No. 5 recorded 9 sales and No. 1 recorded 2. Data updated: October 2026.

How do they compare with Waterford Place and Stonegate of Eagle Creek?
Eagle Creek has seven registered condominiums, and the five here hold 140 of them. Together with Waterford Place and Stonegate of Eagle Creek they hold 222 units, the same count the community's handbook gives for its condominiums. The county method is the same for every row.
| Group | Units | County year built | Last 12 months | Last 24 months |
|---|---|---|---|---|
| Eagle Creek Condominium No. 1 to No. 5 | 140 | 1986 to 1997 | 10 sales, $327,500 median | 24 sales, $295,000 median |
| Waterford Place | 44 | 1999 to 2004 | 2 sales, at $199,000 and $505,000 | 2 sales, same two |
| Stonegate of Eagle Creek | 38 | 1988 to 1997 | 4 sales, $345,000 median | 10 sales, $295,000 median |
Source: Collier County Property Appraiser public data bundle, as indexed on October 28, 2026, one county run per group. Waterford Place is 720, 730 and 740 Waterford Drive only, and Stonegate of Eagle Creek is 776 to 798 Eagle Creek Drive.
How do they compare with the rest of Eagle Creek?
Inside the club, the condominiums are the multi-story option, and the neighborhoods of attached and detached homes have their own pages: Carriage Home Villas, Eagle Creek Estates, Creek Bed Estates, Crestwood Estates and Grey Wing Point. The Eagle Creek guide maps all of them, and the Naples communities guide shows how the club sits among other East Naples addresses.
Eagle Creek Condominium No. 1
Eagle Creek Condominium No. 1 is the smallest of the five, with 15 units on Cypress View Drive and an association of its own, and Collier County recorded 2 qualified sales in the 24 months to October 2, 2026, none in the latest 12 months. Data updated: October 2026.
Which buildings and addresses make up No. 1?
The county's address layer groups the 15 units into two buildings on Cypress View Drive: house numbers 62 to 78 with nine units, and 80 to 90 with six. Both stand at the low-numbered end of the street, near the clubhouse at 11 Cypress View Drive, which is about 0.2 mile and 1 minute away by road. Higher Cypress View house numbers belong to other groups, so read the number with the street. The unit counts per building are address-point counts and not a recorded plat.
What do the recorded declaration and the registry say about No. 1?
Florida's condominium registry lists 15 units, recorded January 22, 1986, under the name Eagle Creek Condo No One (project PR1P015026). The registry's location text reads "1 Eagle Creek Dr" with a ZIP that is not the community's 34113, so this page uses the county's building addresses and not the registry text. County parcels show a 1986 year built and a median living area of 1,837 square feet, and the county rows for No. 1 sales list 1,534, 1,837 and 1,930. Unit sizes from a registry record or recorded plan are not public, so confirm each unit's floor plan.
Who runs No. 1?
No. 1 is the only one of the five with its own managing entity in the registry, Eagle Creek Condo No. One Assn Inc (MA00015888), which lists a mailing address in Plantation, Florida and not the community office. A buyer here deals with that board and budget in addition to the master association and the club. We could not check the entity's Division of Corporations standing, so look it up before relying on it. Ask for No. 1's declaration, bylaws, budget, reserve schedule and minutes, and ask whether its pet, lease and vehicle rules differ from the shared ones.
What has No. 1 sold for?
The county recorded 2 qualified sales in 24 months: January 2025 at $290,000 and September 2025 at $215,000. Both closed before the latest 12 month window opened, so that window is empty, and two sales are listed as prices and not called a median. The yearly record is thin, with sales in only five of the last eight calendar years.
| Year | Qualified sales | Median or sale prices | Low | High |
|---|---|---|---|---|
| 2019 | 1 | One sale, at $200,000 | $200,000 | $200,000 |
| 2021 | 3 | $112,000 | $100,000 | $295,000 |
| 2022 | 2 | Two sales, at $390,000 and $449,000 | $390,000 | $449,000 |
| 2023 | 2 | Two sales, at $299,000 and $365,000 | $299,000 | $365,000 |
| 2025 | 2 | Two sales, at $215,000 and $290,000 | $215,000 | $290,000 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, as indexed on October 28, 2026. No qualified sale is recorded for No. 1 in 2020, 2024 or 2026 to October 2, and the county's ten-year list begins in October 2016.
Which No. 1 buildings are on the milestone list?
Collier County's January 2026 milestone list carries one No. 1 row: the building at 62 to 78 Cypress View Drive, with a certificate of occupancy date of November 18, 1986 and a next milestone due January 1, 2033. The building at 80 to 90 is not on the rows we carried. The list uses its own building letter for the 62 to 78 building, and the county's address layer uses another, so match by street number and never by letter.
What about stories, elevators and parking at No. 1?
The county's unit ids for No. 1 are blank, so the address layer gives no floor count for either building, and elevators are not in any public record we could read. A listing record for one unit in the 62 to 78 building describes three stories and a carport, which would put the building inside the structural reserve study rule, but a listing is not a plan. Treat floors, elevators and parking as open until the declaration, the plat and the resale package answer them.
Eagle Creek Condominium No. 2
Eagle Creek Condominium No. 2 holds 24 units in three buildings on Cypress View Drive, recorded October 17, 1986, and Collier County recorded 3 qualified sales in the 24 months to October 2, 2026, all between February and May 2025. Data updated: October 2026.
Which buildings and addresses make up No. 2?
No. 2 occupies Cypress View Drive house numbers 14 to 60 in three buildings, which the county's address layer sizes at nine units for 14 to 30, nine units for 32 to 48 and six units for 50 to 60. That is 9 plus 9 plus 6, the registry's 24. The three buildings sit nearest the clubhouse of any of the five, about 0.1 to 0.2 mile and 1 minute by road, and Publix on Tamiami Trail East is 1.6 to 1.7 miles away.
What do the recorded declaration and the registry say about No. 2?
The registry lists Eagle Creek Condo No Two (project PR1S015024) with 24 units, recorded October 17, 1986, and its location text reads "1 Eagle Creek Dr", which matches none of the building numbers. County parcels show a year built of 1986 to 1987 and a median living area of 1,930 square feet, the largest median of the five condominiums, while the sale rows list both 1,534 and 1,930. Unit sizes from the registry or a plan are not public. Ask for the declaration's unit exhibit.
Who runs No. 2?
The registry names the shared Eagle Creek of Naples Condo Assn Inc (MA00018516), at 746 Eagle Creek Drive, as No. 2's managing entity, the same body that manages Nos. 3, 4 and 5, Stonegate of Eagle Creek and Waterford Place. Public pages do not describe a separate No. 2 board, and the declaration and bylaws would show how directors are chosen. No. 2 has its own line on the community's dated fee sheet, so ask for No. 2's budget and not only the master figures.
What has No. 2 sold for?
The county recorded 3 qualified sales in 24 months: February 2025 at $400,000, March 2025 at $290,000 and May 2025 at $200,000, a $290,000 median on n of 3. The latest 12 months have none, and the county file shows no No. 2 sale after May 2025 through October 2, 2026. Listing records for No. 2 units show a lease minimum of 30 days and four leases per year, which is a listing field and not a recorded rule.
| Year | Qualified sales | Median or sale prices | Low | High |
|---|---|---|---|---|
| 2016 | 2 | Two sales, at $125,000 and $149,900 | $125,000 | $149,900 |
| 2017 | 3 | $140,000 | $125,000 | $190,000 |
| 2018 | 2 | Two sales, at $115,000 and $240,000 | $115,000 | $240,000 |
| 2019 | 2 | Two sales, at $140,000 and $295,000 | $140,000 | $295,000 |
| 2020 | 3 | $115,000 | $100,000 | $340,000 |

| 2022 | 3 | $360,000 | $310,000 | $450,000 |
| 2023 | 2 | Two sales, at $375,000 and $470,000 | $375,000 | $470,000 |
| 2025 | 3 | $290,000 | $200,000 | $400,000 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, as indexed on October 28, 2026. No qualified sale is recorded for No. 2 in 2024 or in 2026 to October 2.
Which No. 2 buildings are on the milestone list?
Two rows on Collier County's January 2026 milestone list belong to No. 2: the building at 14 to 30 Cypress View Drive and the one at 32 to 48, each with a next milestone due January 1, 2033. The six-unit building at 50 to 60 has no carried row, and its floor count is unknown, so its status is open. The county's own building letters for No. 2 differ from the list's letters, which is why this page names street numbers.
What about stories, elevators and parking at No. 2?
The county's unit ids for No. 2 are blank, so floors are unconfirmed for all three buildings, and no public record we read shows elevators. A listing record for a unit in the six-unit building describes two bedrooms and 1,534 square feet. The structural reserve study rule starts at three habitable stories, so the floor count decides whether it applies, and the building plans or the study itself settle it.
Eagle Creek Condominium No. 3
Eagle Creek Condominium No. 3 holds 29 units in three buildings on Eagle Creek Drive, recorded October 10, 1986, and Collier County recorded 2 qualified sales in the latest 12 months, at $290,000 and $320,000, plus 2 earlier in the 24 month window. Data updated: October 2026.
Which buildings and addresses make up No. 3?
No. 3 occupies Eagle Creek Drive numbers 746, 752 and 758. The county's address layer sizes them at 8, 9 and 12 units, which add to the registry's 29, and reads two floors at 746 and three floors at 752 and 758 from the unit ids. The clubhouse is 0.3 to 0.4 mile and about 2 minutes away by road, and Publix on Tamiami Trail East is 1.1 to 1.2 miles away. The registry also gives 746 Eagle Creek Drive as the association office address, and we use it only as that office address and do not assign the office to a building.
What do the recorded declaration and the registry say about No. 3?
The registry lists Eagle Creek Condo No Three (project PR1S015025) with 29 units, recorded October 10, 1986, with location text of "1 Eagle Creek Dr." that matches no building number. County parcels show years built of 1986 to 1988 and a median living area of 1,534 square feet, the smallest median of the five. Registry or plan sizes are not public, so the unit exhibit to the declaration is the document to request.
Why do some No. 3 sales list a very small living area?
Nine of No. 3's 22 recorded sales in the last ten years list a living area of 685 square feet and a 1986 year built, while the other 13 list 1,534 or 1,930 square feet and 1988. The pattern suggests the older two-floor building holds smaller units, which is our inference from the county file and not a verified fact. One sale in the 24 month window, the $124,000 closing in November 2024, carries the 685 figure, so the 24 month median blends two unit types. Check the plat and the unit's floor plan before comparing any No. 3 price.
Who runs No. 3?
No. 3 is managed by the shared Eagle Creek of Naples Condo Assn Inc (MA00018516) at 746 Eagle Creek Drive, under the master association and the club. It has its own line on the community's dated fee sheet, and that line is the highest of the five numbered condominiums, though the sheet is five years old and says what it covers nowhere, so no figure is printed here. Ask for No. 3's current budget and reserve schedule with the estoppel certificate.
What has No. 3 sold for?
The two sales in the latest 12 months were March 2026 at $290,000 and May 2026 at $320,000, listed as prices and not called a median. Across 24 months the county recorded 4 sales, in November 2024 ($124,000), February 2025 ($345,000), March 2026 ($290,000) and May 2026 ($320,000), a $305,000 median on n of 4. The busiest year was 2021, with 10 sales at a $127,500 median and a low of $28,000. We print the county's qualified figures and cannot say why a few 2021 prices were so low.
| Year | Qualified sales | Median or sale prices | Low | High |
|---|---|---|---|---|
| 2017 | 1 | One sale, at $170,000 | $170,000 | $170,000 |

Which No. 3 buildings are on the milestone list?
Collier County's January 2026 milestone list carries two No. 3 rows, 752 and 758 Eagle Creek Drive, each with a next milestone due January 1, 2033. The building at 746 is not listed, and the county reads it as two floors, which would sit below the three-story line that both the milestone and the reserve study statutes draw. That is arithmetic and not a ruling, so ask the association for 746's status in writing.
What about stories, elevators and parking at No. 3?
Listing records for a third-floor unit at 758 describe a common elevator, one garage space plus a detached carport, a storage room and 12 units in the building. A listing is a lead and not a plan, so confirm the elevator, the space and the storage assignment for the specific unit in the declaration or the estoppel package. The 752 building shows three floors and the 746 building two, per the county's unit ids.
Eagle Creek Condominium No. 4
Eagle Creek Condominium No. 4 holds 24 units in two buildings on Eagle Creek Drive, recorded February 6, 1989, and Collier County recorded 3 qualified sales in the latest 12 months at a $370,000 median, including the highest latest-12-month price of the five, $425,500 in August 2026. Data updated: October 2026.
Which buildings and addresses make up No. 4?
No. 4 occupies Eagle Creek Drive numbers 764 and 770, which the county's address layer sizes at 12 units each, with three floors in both from the unit ids. The clubhouse is about 0.5 mile and 2 minutes away by road, and Publix is about 1.1 miles away. One routing estimate for 764 snapped to a different road than its neighbors, so we use the neighboring figures for this stretch. Remember that Waterford Drive also has a 770, in No. 5.
What do the recorded declaration and the registry say about No. 4?
The registry lists Eagle Creek Condo No. 4 (project PR1S020379) with 24 units, recorded February 6, 1989, and its location text is cut off at "Cypress View Dr & Eagle C". County parcels all show a 1990 year built and a median living area of 1,732 square feet, with sale rows at 1,534 and 1,930. A declaration can be recorded before a building is complete, so the one year gap between 1989 and 1990 is plausible, and the certificate of occupancy would settle it.
Who runs No. 4?
No. 4 is managed by the shared Eagle Creek of Naples Condo Assn Inc (MA00018516) at 746 Eagle Creek Drive, beneath the master association and the club, and has its own line on the dated fee sheet. Public pages describe no separate No. 4 board. Because Nos. 3 and 4 share the same street and association office, a buyer comparing them should read each one's declaration, budget and reserve schedule and not assume they match.
What has No. 4 sold for?
The three sales in the latest 12 months were April 2026 at $335,000, May 2026 at $370,000 and August 2026 at $425,500, a $370,000 median on n of 3. The prior 12 months held 3 sales at a $225,000 median ($215,000 to $300,000), so the median rose by $145,000 year over year on small counts. Over 24 months the county recorded 6 sales at a $317,500 median, from $215,000 to $425,500.
| Year | Qualified sales | Median or sale prices | Low | High |
|---|---|---|---|---|
| 2016 | 2 | Two sales, at $175,000 and $252,000 | $175,000 | $252,000 |
| 2017 | 1 | One sale, at $80,000 | $80,000 | $80,000 |
| 2018 | 2 | Two sales, at $115,000 and $125,000 | $115,000 | $125,000 |
| 2019 | 3 | $129,000 | $100,000 | $160,000 |
| 2020 | 3 | $279,000 | $90,000 | $279,000 |
| 2021 | 4 | $237,500 | $140,000 | $374,000 |
| 2022 | 3 | $300,000 | $270,000 | $390,000 |
| 2023 | 1 | One sale, at $340,000 | $340,000 | $340,000 |
| 2024 | 1 | One sale, at $390,000 | $390,000 | $390,000 |
| 2025 | 3 | $225,000 | $215,000 | $300,000 |
| 2026, to October 2 | 3 | $370,000 | $335,000 | $425,500 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, as indexed on October 28, 2026. Every year from 2016 to 2026 has at least one recorded No. 4 sale.
Which No. 4 buildings are on the milestone list?
Both No. 4 buildings, 764 and 770 Eagle Creek Drive, appear on Collier County's January 2026 milestone list with a next milestone due January 1, 2033, and No. 4 and No. 5 are the two condominiums whose every building is listed. The list does not say whether an inspection passed or what the 2033 date means, so ask for the inspection summary and the reserve study that cover the building you are buying in.
What about stories, elevators and parking at No. 4?
The county's unit ids read three floors in both buildings. A listing record for a second-floor unit at 764 describes a common elevator, a detached carport and a storage room, and the community's 2024 handbook says detached garages are permitted only for condominiums. Whether each space is assigned, and to which unit, is a document question for the declaration and the estoppel package.
Eagle Creek Condominium No. 5
Eagle Creek Condominium No. 5 is the largest of the five, with 48 units in four buildings on Waterford Drive, recorded February 15, 1990, and Collier County recorded 5 qualified sales in the latest 12 months at a $300,000 median. Data updated: October 2026.
Which buildings and addresses make up No. 5?
No. 5 occupies Waterford Drive numbers 750, 760, 770 and 780, four buildings that the county sizes at 12 units each, all three floors by the unit ids. Waterford Place stands next door at 720, 730 and 740 Waterford Drive and is a different condominium, so two condominiums share the street name. The clubhouse is 0.5 to 0.6 mile and 2 to 3 minutes away by road, and Publix on Tamiami Trail East is 0.7 to 0.8 mile away, the nearest of the five.
What do the recorded declaration and the registry say about No. 5?
The registry lists Eagle Creek Condo No. 5 (project PR1S020988) with 48 units, recorded February 15, 1990, with location text of "Cypress View Dr & Eagle Cir". The county spells the name No. FIVE and shows years built of 1990 to 1997, with a median of 1993, the newest of the five, and a median living area of 1,732 square feet. Because the buildings span seven years, one No. 5 unit can be several years older than another, and the building matters as much as the condominium name.
Who runs No. 5?
No. 5 is managed by the shared Eagle Creek of Naples Condo Assn Inc (MA00018516) under the master association and the club. A directory copy of a state filing lists 770 Waterford Drive, a No. 5 building, as the association's principal address, while the registry and the association's own pages give 746 Eagle Creek Drive, so this page uses the latter. No. 5 has its own line on the dated fee sheet, and the declaration says how its 48 units share expenses.
What has No. 5 sold for?
The five sales in the latest 12 months were November 2025 at $355,000, January 2026 at $280,000, February 2026 at $300,000, March 2026 at $345,000 and May 2026 at $220,000, a $300,000 median on n of 5. Over 24 months the county recorded 9 sales, also at a $300,000 median, from $220,000 to $470,000, with the $470,000 sale in March 2025. The prior 12 months held 4 sales at a $275,000 median.
| Year | Qualified sales | Median or sale prices | Low | High |
|---|---|---|---|---|
| 2016 | 2 | Two sales, at $125,000 and $225,000 | $125,000 | $225,000 |
| 2019 | 2 | Two sales, at $116,000 and $150,000 | $116,000 | $150,000 |
| 2020 | 3 | $175,000 | $175,000 | $186,000 |
| 2021 | 10 | $234,950 | $115,000 | $300,000 |

Which No. 5 buildings are on the milestone list?
All four No. 5 buildings, 750, 760, 770 and 780 Waterford Drive, appear on Collier County's January 2026 milestone list with a next milestone due January 1, 2033. Listing records give 1996 and 1997 as build years for some No. 5 buildings, and a 30 year clock from those years would fall in 2026 or 2027, not 2033, so the date logic behind the list is not explained and the certificate of occupancy for your building is the document to ask for. The county's elevation certificate layer holds records at 760 and 780 Waterford Drive, but none carries a base flood elevation.
What about stories, elevators and parking at No. 5?
The county's unit ids read three floors in all four buildings, which puts each inside the reserve study rule if the floors are habitable. A listing record for a third-floor unit at 750 describes a common elevator, a detached garage and a lake view. Confirm the elevator, the garage assignment and the view for the specific unit, and treat a lake view or golf view as a listing claim until it is documented.
Who runs Eagle Creek Condominium No. 1 to No. 5?
Eagle Creek Condominium No. 1 to No. 5 sit under three layers that every Eagle Creek owner shares, the member-owned club, the master community association and a condominium association, with a separate association for No. 1. This section keeps the shared layers short and leaves the depth to the Eagle Creek guide.
What does the club govern?
Eagle Creek Golf and Country Club, Inc. is the member-owned club, with its clubhouse at 11 Cypress View Drive, and every owner holds a golf or social membership. The club sets membership, golf and amenity rules. Its history, courses and amenities are covered in the Eagle Creek guide.
What does the master association do?
Eagle Creek Community Association, Inc. is the master association, a Florida homeowners' association under Chapter 720 by its own account. Its public page lists the pump house and lake maintenance, perimeter fencing, roadways and street lighting, trash and recycling, the Architectural Review Committee, 24-hour manned access control and property management. Its 14 member board includes seven condominium directors, and the community counts 458 residences while the club's real estate page says 461.
Which associations manage the five condominiums?
The registry names Eagle Creek of Naples Condo Assn Inc (MA00018516) as the managing entity for Nos. 2, 3, 4 and 5, and it manages Stonegate of Eagle Creek and Waterford Place too, from 746 Eagle Creek Drive. No. 1 alone has its own managing entity, Eagle Creek Condo No. One Assn Inc (MA00015888). The registry shows a separate managing entity for No. 1, so this page does not assume the five share one board. Look up each entity's current standing at the Florida Division of Corporations, which we could not reach for this page.
Who staffs the office and the gate?
Eagle Creek Property Management runs from the association office at 746 Eagle Creek Drive, handling quarterly invoicing, lease and purchase applications and exterior change requests, and the front gatehouse is staffed around the clock. A resident portal exists, and the condominium owner pages answer with a login wall that we did not enter, so board minutes, budgets and declarations are owner-only online and arrive through the resale package. We print no staff or officer names.
Who maintains what?
The master association's public list includes exterior maintenance of the condominium community, and the 2025 architectural handbook says landscaping is maintained "exclusively by the Condominium Association." Who pays for a roof, a repaint or a structural item is not stated in public text and sits in each condominium's declaration, budget and reserve schedule. The handbook also requires each condominium group to keep a consistent architectural style, paint color and roof material.
What does it cost to own in Eagle Creek Condominium No. 1 to No. 5?
Owners in Eagle Creek Condominium No. 1 to No. 5 pay for a required club membership, a condominium association layer, the master association and county property tax, and no source we could read publishes current dues in dollars. A dated fee sheet exists, and the estoppel certificate gives the real number. Data updated: October 2026.
| Cost | Amount | Status as of October 28, 2026 |
|---|---|---|
| Club membership, golf or social | Not published | The club says pricing is available upon request |
| Club dues and food minimum | Not published | Confirm current figures with the club in writing |
| Condominium association dues | Not published for today | A community fee sheet for 2020 to 2021 gives each condominium its own line; current figures come from the estoppel certificate |
| Master association assessment | Not published for today | Confirm whether it is billed separately or combined |
| Transfer, application or capital contribution at resale | Not found in public sources | The estoppel form asks the question; request the current packet |
| Estoppel certificate | Delivered within 10 business days; fee capped by statute when nothing is delinquent | Florida Statutes 718.116(8) |
| CDD assessment | None expected | An earlier county map check found no community development district; the tax bill is the final check |
| Special assessment | None found in public sources | Ask for the last 12 months of board minutes |
| Property tax | Set by the parcel's taxable value | Collier County Tax Collector parcel lookup |
Source: club and association pages, Florida Statutes and county layers listed in Sources. No fee in this table is an estimate, and this page prints no dollar figure for dues, initiation or capital contributions.
What does the estoppel certificate tell a buyer?
Florida Statutes 718.116(8), on the Florida Legislature's site, requires the association to issue the certificate within 10 business days of a written request, and the statute caps the fee when nothing is delinquent. The form states the regular assessment and its frequency, the paid-through date, amounts owed, any capital contribution or transfer fee, whether board approval or a right of first refusal applies, and insurance contacts. Ask for it before you finish your inspection period, and ask for it from each association that bills the unit.
What does the dated fee sheet show?
The community association's "Quarterly Fees 2020 to 2021" sheet is five years old, so we print no number from it. It lists each of the five condominiums as its own class, with No. 1 the lowest of the seven condominium lines and No. 3 the highest of the five numbered ones. The sheet does not say whether a line includes the master share, the condominium share or club billing, and listing fee fields scatter widely, so treat them as leads and not as budgets.
Does each condominium come with golf?
Not automatically. The club's membership FAQ says all homeowners hold a golf or social membership, that golf memberships are capped at 370, and that not every property qualifies for golf, so a buyer should confirm the designation for the specific unit before purchasing. A social membership carries clubhouse dining, tennis, pickleball, the fitness center, the pool and golfing privileges from May 1 to November 30. Get the designation for your unit in writing before contract.
How do property taxes work here?
A unit's bill has ad valorem lines, each the taxable value times a millage divided by 1,000, and a non-ad valorem block of flat charges. A buyer's first-year bill follows the county's assessment of the new owner, so a seller's bill is not a forecast. The Collier County Tax Collector parcel lookup shows a real bill. Under Collier custom the buyer pays the owner's title policy, a closing cost to budget separately.
Which documents should a buyer request?
Ask your agent or title company for nine items: the recorded declaration and amendments, the association's articles and bylaws, the current budget and reserve schedule, the latest structural integrity reserve study and any milestone summary for your building, the last 12 months of board minutes, certificates of insurance, the estoppel certificate, the club membership designation in writing and the master association fee line. For No. 1, request them from its own association as well.
Do milestone inspections and reserve studies apply to Eagle Creek Condominium No. 1 to No. 5?
Milestone inspections and structural integrity reserve studies apply to condominium buildings of three habitable stories or more, and 11 of the 14 Eagle Creek Condominium No. 1 to No. 5 buildings appear on Collier County's January 2026 milestone list. The building-by-building table below shows what the county records and what stays open.
| Condominium | Building street numbers | Units | County floors | On Collier's January 2026 list |

Source: Collier County's milestone buildings list "as of January 2026" (rows read from the county PDF on October 28, 2026 and matched by street number, never by building letter) and the county address layer, October 28, 2026. Floors come from county unit ids.
What do the two statutes require?
Florida Statutes 553.899 requires a milestone inspection of a condominium building three habitable stories or more by December 31 of the year it reaches 30 years from its certificate of occupancy, or 25 where local circumstances warrant, and every 10 years after. Florida Statutes 718.112(2)(g) requires a structural integrity reserve study at least every 10 years for each such building, completed by December 31, 2025 for existing associations and in no event after December 31, 2026.
What does the 2033 date mean?
Every listed building carries a next milestone date of January 1, 2033, and the list does not define it. It may follow an earlier cycle or be a scheduling placeholder, and the rows do not say whether an inspection passed. A 1986 certificate of occupancy would have reached 30 years long before 2033, so the date is not simple arithmetic from the building's age. Ask each association for the inspection summary and the date of the building's certificate of occupancy.
Which buildings are not listed, and why?
Three buildings have no carried row: 746 Eagle Creek Drive, which the county reads as two floors, and the buildings at 80 to 90 and 50 to 60 Cypress View Drive, whose floors are unknown. Absence from the list does not certify a building's condition and does not by itself prove a building is under three stories. Whether a reserve study exists for any building is not public, so request it with the estoppel certificate and the resale package.
What are the rental and pet rules for Eagle Creek Condominium No. 1 to No. 5?
Eagle Creek Condominium No. 1 to No. 5 owners may lease with approval: the association's lease application is due at least 45 days before arrival, the club allows rentals of 30 days to 6 months, and a renter's pets are not allowed in a leased condominium unit. Dates and sources are below, and each declaration may add limits.
How far ahead is the purchase application due?
The association's purchase application asks for submission at least 20 days before the closing date, and an incomplete application is not processed. The office at 746 Eagle Creek Drive takes it, and the club's resident application is separate with its own timing. Build both into your contract timeline, and note that this page records the deadline only.
What are the leasing rules?
The association's 2025 to 2026 lease application is due at least 45 days before arrival and authorizes a background review. The club's rental guide limits rental plans to three years, with a maximum lease term of six months each calendar year, no daily or weekly rentals, a membership transfer authorization from the owner at least 30 days before a lease and a stated capacity of 70 renters a season. Several listing records for Nos. 2 to 5 show four leases per year, which is a listing field to confirm in the declaration.
What are the pet rules?
The association's 2025 to 2026 lease application says a renter's pets are not allowed in a leased condominium unit. For owners, pet limits apply and the association posts a dog registration form. Listing records mention limits and approvals that vary by condominium, which we treat as leads, so ask for the declaration and rules of the specific condominium before you make an offer.
What else do the documents set?
Commercial and oversized vehicles stay in the garage per the lease and purchase forms, "For Sale" signs are not permitted, and contractors work Monday to Saturday from 7:00 AM to 6:00 PM. The 2026 condo unit renovation form asks for an application 30 days before work starts and permits for structural, window, plumbing, electrical and similar work. The handbook's approved hurricane protection includes roll-down metal and accordion shutters, fabric storm screens and impact windows, and exterior changes need Architectural Review Committee approval.
Are Eagle Creek Condominium No. 1 to No. 5 in a flood zone?
Eagle Creek Condominium No. 1 to No. 5 buildings sit in FEMA Zone AE with a base flood elevation of 8 feet on the effective map as republished by Collier County: all 14 buildings returned the same result at 56 of 56 test points on October 28, 2026. Zone AE is a special flood hazard area. Data updated: October 2026.
What does the effective flood map show for each building?
FEMA's effective flood map, as republished by Collier County, places the Eagle Creek Condominium buildings we checked in Zone AE, base flood elevation 8 ft (checked October 28, 2026). We tested each building at its center and at up to three county unit points, and the zone belongs to each address and not to the community. The county's evacuation and wind layers gave one answer for every building as well.

Source: Collier County's republication of the effective FEMA flood zones, hurricane evacuation zone layer and building-code wind layer, queried October 28, 2026. The county's effective map date is February 8, 2024, and the wind speed is a design value, not a forecast.
Is the flood map changing?
Collier County says FEMA released preliminary flood maps on March 20, 2025, a 90 day appeal period began August 19, 2026, and the target effective date is summer 2027, subject to change. The preliminary FEMA map released March 20, 2025 showed AE 8 ft in earlier Eagle Creek samples; it was not re-run for these buildings. You can check an address in FEMA's preliminary map viewer, and ask your lender which map governs your loan. Unincorporated Collier is a Community Rating System Class 5 community, which FEMA's table ties to a 25 percent discount for policies in special flood hazard areas.
What are the evacuation zone and the wind rating?
The county's evacuation layer returned Zone A for every Eagle Creek Condominium building, and Florida's emergency management site describes Zone A as typically the most vulnerable and the first to evacuate. We did not find what storm category a county Zone A order corresponds to, so we state none. The county's building-code wind layer shows 166 miles per hour for every building, a design value. These buildings were permitted from the 1980s to the 1990s under earlier code editions, so ask each association for its roof, window and shutter records.
Do the buildings have elevation certificates on file?
The county's open elevation certificate layer holds records at 760 and 780 Waterford Drive, two No. 5 buildings, and none at 746 to 770 Eagle Creek Drive. Its Cypress View Drive records sit at addresses 11 and 91 to 182, and none at the 14 to 90 numbers where Nos. 1 and 2 stand, although the two address numbering systems are not reconciled. No record we read carries a base flood elevation or a lowest-floor value, so a buyer needs the certificate itself from the seller, the association or the county floodplain office.
What do Hurricane Ian claims and storm history show?
Flood insurance claims were filed in the census block group that includes Eagle Creek after Hurricane Ian; the group is larger than the community. Federal data list 20 claim records there, all with loss dates from September 27 to 30, 2022, 13 of them with a payment, and 13 of the 20 come from condominium association building policies. None can be assigned to these five condominiums. The club's own timeline describes "historic flooding" of the course after Ian, which speaks to the course and not to any building. Ask each association about Ian repairs and claims.
What should a condominium owner know about insurance?
A condominium works in layers: the association insures the building under Chapter 718, and the owner carries an HO-6 policy for interior finishes, contents and loss assessment. FEMA's residential condominium building policy is bought by the association and excludes unit contents, so an owner may need a separate flood policy, and a lender in Zone AE can require one. The Florida Office of Insurance Regulation lists a Collier County average of $2,271 a year for condominium unit owners with wind and $1,566 without, as of March 31, 2026, which is a county average and not a quote. Ask for the master policy declarations and the hurricane deductible before you offer. Florida's Chief Financial Officer notes that an insurer may not refuse a policy solely because a roof is under 15 years old, so ask for roof age and replacement dates. Section 627.0629 requires wind mitigation discounts for documented features, and My Safe Florida Home grants may help, so check whether a condominium unit owner qualifies.
Which schools serve Eagle Creek Condominium No. 1 to No. 5?
Eagle Creek Condominium No. 1 to No. 5 buildings zone to Manatee Elementary School, Manatee Middle School and Lely High School, the same three for every address tested for 2026-27. The state's grades for school year 2025-26 are an A, an A and a B. Data updated: October 2026.
| School | 2026 grade | 2025 grade | 2024 grade | 2026 points and percent |
|---|---|---|---|---|
| Manatee Elementary School | A | A | A | 501 points, 63 percent |
| Manatee Middle School | A | A | B | 589 points, 65 percent |
| Lely High School | B | A | B | 635 points, 64 percent |
Source: Florida Department of Education school grades for 2026, and the district address lookup, checked October 28, 2026. Grades are the state's letters, and this page uses no third-party score or ranking.
How did we check the zoning?
We ran 22 building-number queries through the district's address lookup for the 2027 year: 13 on Cypress View Drive for Nos. 1 and 2, 5 on Eagle Creek Drive for Nos. 3 and 4 and 4 on Waterford Drive for No. 5. Every record returned the same three schools with no rezone values. A few queries returned more records than the county's unit counts, which we did not trace. Zoning can change, so confirm your exact address with the district.
How should a buyer read the grades?
The letters come from the state's school grades release, and the district earned an A district grade in 2026. A grade describes a school's results in one year and says nothing about a particular student, and the district can redraw zones. Confirm the zoned schools for the address you are buying with Collier County Public Schools before you rely on them.

What is close by?
Publix on Tamiami Trail East is the nearest grocery stop from all five, and No. 5 is the closest at 0.7 to 0.8 mile. Physicians Regional Medical Center on Collier Boulevard is 3.8 to 4.8 miles away, and NCH Baker Hospital in downtown Naples is 9.3 to 10.1 miles. These are planning estimates and not emergency response times.
How does a buyer reach the beach, the airport and I-75?
Lowdermilk Park, a Naples beach park, is 10.6 to 11.3 miles and 21 to 24 minutes away, and Naples Airport is 8.5 to 9.2 miles away. Marco Island's bridge approach is 7.0 to 7.6 miles away, and the I-75 Exit 101 ramp is 7.5 to 8.5 miles away. Southwest Florida International Airport is 37 to 38 miles and 48 to 51 minutes away, so allow more in season or at rush hour.

A unit priced against its own condominium and its recorded sales sells better than one priced against a five condominium median. Start with a Domain Realty Group home valuation and we will pull the recorded sales for your building and the documents a buyer will request.
Frequently Asked Questions about Eagle Creek Condominium No. 1 to No. 5
These answers cover the recorded condominiums, sales, flood, insurance, milestone rules, schools, distances, club membership, fees and rental rules for Eagle Creek Condominium No. 1 to No. 5 in Naples. Figures come from the Collier County Property Appraiser, the state condominium registry, the club and association records, FEMA and county map layers and the state's insurance regulator, dated in the sections above and listed in the sources below.
Are Eagle Creek Condominium No. 1 to No. 5 one community or five?
They are five recorded condominiums with 140 units in all, 15, 24, 29, 24 and 48, inside one gated club community. Each has its own recorded declaration and its own sales record, and No. 1 has its own association. Ask which condominium you are buying and request that condominium's documents, not a community summary.
Which condominium is 750 Waterford Drive?
750, 760, 770 and 780 Waterford Drive are Eagle Creek Condominium No. 5, with 12 units each by the county's address groupings. The neighboring buildings at 720, 730 and 740 Waterford Drive are Waterford Place, a different condominium with 44 units. A street name alone misleads, so check the recorded condominium name on the listing and the deed.
Why do two buildings share the number 770?
Eagle Creek Drive and Waterford Drive each have a building numbered 770. The first belongs to Condominium No. 4 and the second to Condominium No. 5. Always read a street and number together, and confirm the condominium name before you compare documents, fees or recorded sales for either building.
How many units are in each condominium?
The state registry lists 15 units in No. 1, 24 in No. 2, 29 in No. 3, 24 in No. 4 and 48 in No. 5, for 140 in all. The county's parcel roll shows the same counts. With Waterford Place at 44 and Stonegate of Eagle Creek at 38, Eagle Creek's seven condominiums hold 222 units.
What have units sold for in the last 12 months?
Collier County recorded 10 qualified sales in the 12 months to October 2, 2026, at a $327,500 median, from $220,000 to $425,500. Nos. 1 and 2 recorded none. Small counts move medians, so read each condominium's own sales in its section and price a specific unit against current comparables.
Which of the five condominiums sells most often?
No. 5 does, with 5 sales in 12 months and 9 in 24, followed by No. 4 with 3 and 6, then No. 3 with 2 and 4. Nos. 1 and 2 recorded none in 12 months, and 2 and 3 in 24. The ranking tracks size, since No. 5 holds 48 of the 140 units.
When was the last sale in Condominium No. 1 and No. 2?
The county's latest No. 1 sale was September 2025, at $215,000, and its latest No. 2 sale was May 2025, at $200,000. Neither condominium has a qualified sale in the 12 months to October 2, 2026. Without recent comparables, a buyer leans on the other condominiums and the listing agent's analysis.
Why do some No. 3 sale prices look so low?
Nine of No. 3's 22 recorded sales in ten years list a 685 square foot living area, and the county's 2021 file includes sales as low as $28,000. We print the county's qualified figures and cannot say why. Check each deed and floor plan before using a No. 3 price as a comparable.
How big are the units?
County records list living areas of 1,534 or 1,930 square feet on most sales, with 1,837 on some No. 1 sales and 685 on some No. 3 sales. Registry and plan sizes are not public, so confirm each unit in its floor plan. County areas are recorded figures and not a measured plan size.
What flood zone are the buildings in?
FEMA's effective map, as republished by Collier County, places all 14 buildings in Zone AE with a base flood elevation of 8 feet, at 56 of 56 test points on October 28, 2026. Zone AE is a special flood hazard area. Ask for the elevation certificate and confirm the map with your lender.
Do I need flood insurance to buy one of these condominiums?
Your lender decides. FEMA says properties in high-risk flood zones with government-backed mortgages must carry flood insurance, and Zone AE is high risk. In a condominium the association may carry the building's flood policy, so ask for its declarations page and whether you need a separate unit policy. A cash buyer faces no lender rule.
What evacuation zone are the buildings in?
Collier County's evacuation layer returned Zone A for all 14 buildings on October 28, 2026. Florida's emergency management site calls Zone A typically the most vulnerable and the first to evacuate. Zone lines can be redrawn, so look up your exact address each season and follow county orders.
Did these condominiums flood in Hurricane Ian?
Public data cannot say for a given building. Federal records show 20 Ian flood insurance claim records in the census block group that includes Eagle Creek, but the group is larger than the community. Ask each seller and association for repair records, claim history and the elevation certificate.
What wind speed are the buildings designed for?
Collier County's building-code wind layer shows 166 miles per hour at every building checked, a design value and not a forecast. The buildings date from the 1980s and 1990s under earlier code editions. Ask for roof age, window and shutter records and the wind-mitigation report.
How much is condo insurance in Collier County?
Florida's Office of Insurance Regulation lists a Collier County average of $2,271 a year for condominium unit owner policies with wind, and $1,566 without, as of March 31, 2026. Those are county averages, not quotes. Your premium depends on the unit, coverage, deductible and carrier, so get a quote before you offer.
Who insures the building, the association or me?
The condominium association carries property insurance on the building under Chapter 718, and the owner usually carries an HO-6 policy for interior finishes, contents and loss assessment. The declaration assigns the split. Ask the seller for the master policy declarations and the hurricane deductible before you contract.
Is the flood map for these condominiums changing?
Collier County says preliminary flood maps were released March 20, 2025, the 90 day appeal period began August 19, 2026 and the target effective date is summer 2027, subject to change. Earlier Eagle Creek samples showed Zone AE at 8 feet on the preliminary map. We did not re-run it for these buildings.
Which buildings are on Collier County's milestone list?
Eleven of the 14: 62 to 78 and 14 to 30 and 32 to 48 Cypress View, 752 and 758 and 764 and 770 Eagle Creek, and 750, 760, 770 and 780 Waterford. Each shows a next milestone of January 1, 2033. Match by street number, because building letters differ between sources.
Does 746 Eagle Creek Drive need a milestone inspection or reserve study?
The county reads 746 as two floors, and both statutes start at three habitable stories, so it may fall outside them. That is arithmetic from county unit ids and not a ruling. Ask the association for the building's status and any study in writing, and do not rely on its absence from Collier's list.
What does the January 1, 2033 date mean?
The county list does not define the date. It may follow an earlier cycle or be a scheduling placeholder, and it does not say whether an inspection passed. A 1986 certificate of occupancy would have reached 30 years long before 2033. Ask each association for the inspection summary and the certificate date.
Which schools serve these condominiums?
Collier County's address lookup, run October 28, 2026, zoned every building to Manatee Elementary, Manatee Middle and Lely High for 2026-27. The state's 2026 grades are A, A and B. Zones can change, so confirm your address with Collier County Public Schools before you rely on it.
How far are the condominiums from Publix and hospitals?
Publix on Tamiami Trail East is 0.7 to 1.7 miles and 3 to 5 minutes away by free-flow estimate, and Physicians Regional on Collier Boulevard is 3.8 to 4.8 miles away. NCH Baker Hospital in downtown Naples is 9.3 to 10.1 miles. These are planning figures, not emergency response times.
How far are the condominiums from the airports and the beach?
Naples Airport is 8.5 to 9.2 miles away, Southwest Florida International is 37 to 38 miles and 48 to 51 minutes away, and Lowdermilk Park is 10.6 to 11.3 miles. Estimates are free-flow road figures from October 28, 2026 and ignore season and traffic, so allow more time at peak.
Is a club membership required to buy here?
Yes. Every Eagle Creek homeowner holds a golf or social membership, and the club says membership is required when purchasing. Pricing is available on request, and the club says not all properties qualify for golf. Confirm your unit's designation with the club in writing before you contract.
Does buying include a golf membership?
Not necessarily. The club caps golf memberships at 370 on its website, and a social membership includes golf privileges only from May 1 to November 30. Which membership attaches to a unit is decided per property, so get the designation for your unit in writing before you offer.
What are the monthly dues for these condominiums?
No current dollar figure is published for these condominiums. The only first-party schedule we found, a 2020 to 2021 community fee sheet, is five years old, so we print no number. The estoppel certificate gives current assessments, and Florida requires it within 10 business days of a written request.
Which condominium has its own association?
Condominium No. 1. The state registry lists Eagle Creek Condo No. One Assn Inc as its managing entity, with a mailing address outside the community. Nos. 2 to 5 share Eagle Creek of Naples Condo Assn Inc at 746 Eagle Creek Drive. A No. 1 buyer requests documents from both layers.
Can I rent out a unit in these condominiums?
With approval. The association's lease application is due at least 45 days before arrival, and the club allows rentals of 30 days to 6 months, with rental plans limited to three years. Daily and weekly rentals are not allowed. Read your condominium's declaration before planning to lease.
Are a renter's pets allowed in a leased unit?
The association's 2025 to 2026 lease application says a renter's pets are not allowed in a leased condominium unit. For owners, pet limits apply and a dog registration form is posted. Ask for the declaration and rules of your condominium before you offer, since listing fields vary.
Is Eagle Creek gated?
Yes. The master association describes 24-hour manned access control, and the front gatehouse is staffed around the clock. Guests and contractors are admitted through it under the association's access protocols. Ask the property management office how visitors, vendors and rental cars are registered for your building.
Is there a CDD at these condominiums?
An earlier county map check found no community development district, so no CDD assessment should appear on the tax bill. A county layer is not a title search, so read the non-ad valorem section of the parcel's own bill before you commit. Property tax follows the parcel's taxable value.
Which documents should I request before buying?
Request the recorded declaration, the association's articles and bylaws, the current budget and reserve schedule, the latest structural integrity reserve study, the milestone summary for your building, 12 months of board minutes, insurance certificates, the estoppel certificate and the club designation. For No. 1, request them from its own association too.
Do these buildings have elevators?
Listing records describe common elevators in units at 750 Waterford Drive, 758 Eagle Creek Drive and 764 Eagle Creek Drive. For Nos. 1 and 2 no public record shows elevators or floors. A listing is a lead and not a plan, so confirm the elevator for your building in the declaration.
Is Stonegate of Eagle Creek part of Condominium No. 3 or No. 4?
No. Stonegate of Eagle Creek is a separate 38-unit condominium at 776 to 798 Eagle Creek Drive, on the same street as Nos. 3 and 4. It is unrelated to any Stonegate in 34109 or 34119. Its recorded sales and documents are separate, so confirm the address before comparing.
How do these condominiums compare with Waterford Place?
Waterford Place has 44 units in three buildings at 720, 730 and 740 Waterford Drive, built from 1999 to 2004 per the county, and recorded 2 sales in 12 months. The five condominiums here date from 1986 to 1997 and recorded 10. Compare building age, size and documents, not only price.
Is New Waterford the same as Waterford Place?
No. New Waterford, in 34104, is unrelated to Waterford Drive in Eagle Creek, to Waterford Place and to Condominium No. 5. The Eagle Creek buildings are in 34113. Check the ZIP code and the condominium name in any listing that uses the word Waterford before you compare prices, fees or documents.
