Carriage Home Villas for Sale in Eagle Creek, Naples, FL
Carriage Home Villas for sale in Eagle Creek are 77 attached villa units on Cypress View Drive, Naples 34113, beside the clubhouse inside the gated, member-owned Eagle Creek Golf and Country Club. Collier County recorded 5 qualified sales in the 24 months to October 2, 2026, at a $580,000 median. Club membership is required of every owner, the county’s district map shows no CDD, and the villas’ legal form is not yet verified. Domain Realty Group, the #1 team in Southwest Florida since 2012, shows every listing. Updated October 2026.
This page is the Carriage Home Villas section of our Eagle Creek guide, which sits inside our Naples homes for sale and communities guide. “Carriage Home Villas at Eagle Creek” is the club’s marketing name for the attached villas. The MLS files them as “Eagle Creek Villa Homes,” and the county records them on the Eagle Creek Country Club plat. The page covers what the county recorded for villa sales, who governs a villa, what a buyer pays and signs, and the flood, school and distance facts that come with a Cypress View Drive address.
Read this before you compare prices: the county codes all 77 villa units as condominium use, but the state’s condominium registry, checked on October 28, 2026, lists only seven Eagle Creek condominiums and no villa condominium. Whether a villa is a condominium unit, a home on its own lot in a homeowners’ association, or another form is not verified from public records. The recorded declaration and the title commitment settle it, and the answer changes the insurance policy, the estoppel statute and who owns the roof.

Key takeaways for Carriage Home Villas buyers
Carriage Home Villas are a small attached-villa group where the county’s latest 12 months show a single sale, a club membership comes with every purchase and no CDD assessment applies. These eight numbers frame a purchase, from unit count and recorded prices to fees, flood and distance. Data updated: October 2026.

How does the MLS label the Carriage Home Villas?
The Southwest Florida MLS files the villas under the development name “Eagle Creek Villa Homes.” The same label also carries the Carriage Walk homes on Eagle Creek Drive, which the county records separately, so a search on the label can show homes outside the 77 Cypress View Drive units. Check each address against the county plat, and see the Carriage Walk section below, before you compare prices across listings.
Which Cypress View Drive addresses are villas?
Not every address on Cypress View Drive is a villa. The street also holds Eagle Creek Condominium Nos. 1 and 2, the clubhouse and a common-area parcel, so the building or unit, and not the street name, identifies a villa. On the county roll the 77 villa units carry house numbers from 91 to 182, and the condominium buildings sit at lower numbers. The Eagle Creek guide maps all twelve neighborhoods inside the club.

What have Carriage Home Villas sold for?
Carriage Home Villas sold for a $580,000 median across 5 qualified Collier County sales in the 24 months to October 2, 2026, with prices from $342,000 to $725,000. Only one of the five closed in the latest 12 months, so no yearly median exists for that window. Data updated: October 2026.
What did the last 12 and 24 months show?
The county’s window runs from October 2, 2025 (exclusive) to October 2, 2026. We tracked every qualified, improved sale among the 77 villa units, and the table gives the sales count with each figure, because a median means little without its n. The single sale in the latest 12 months is listed as a price and not called a median.
| Window | Qualified sales | Median | Low | High |
|---|---|---|---|---|
| Last 12 months, to October 2, 2026 | 1 | One sale, at $580,000 (April 2026) | $580,000 | $580,000 |
| Prior 12 months, October 2, 2024 to October 2, 2025 | 4 | $537,500 (mean of the middle pair) | $342,000 | $725,000 |
| Last 24 months, to October 2, 2026 | 5 | $580,000 | $342,000 | $725,000 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, as indexed on October 28, 2026. The sale in the latest window was a resale, and none of the five was a builder-direct sale of a new home.
Which recent sales were recorded?
The list gives month, year and price only. All five sales in the 24-month window were recorded between November 2024 and April 2026, and none was recorded after April 2026 in the county file.
- April 2026: $580,000
- July 2025: $365,000
- May 2025: $710,000
- February 2025: $725,000
- November 2024: $342,000
What does the price spread reflect?
The county record shows the spread, not the reasons, so this paragraph relies on what listing remarks describe. Listing remarks describe one-story attached villas with two-car garages and screened lanais, in two- and three-bedroom plans of roughly 1,665 to 2,065 square feet in the listings’ own figures. Some remarks mention golf course or landscaped views, and one older listing for a villa in The Keep describes a heated screened pool, while a recent listing shows a community pool. The two lowest recorded prices, $342,000 and $365,000, sit far from the two highest, $710,000 and $725,000, and the county file does not say why. Condition, view, pool, updates and golf designation are all plausible reasons, and a listing agent can show the specifics for any address. The Eagle Creek guide shows how the club’s other neighborhoods price.
How have Carriage Home Villas prices moved since 2016?
Carriage Home Villas yearly medians, in years with at least 4 sales, ran from $252,450 on 6 sales in 2020 to $553,500 on 4 sales in 2023, and no year since 2016 has recorded more than 9 sales. Years with one or two sales show the prices and no median. Data updated: October 2026.
| Year | Qualified sales | Median or sale prices | Low | High |
|---|---|---|---|---|
| 2016 | 2 | Two sales, at $187,500 and $270,000 | $187,500 | $270,000 |
| 2017 | 2 | Two sales, at $330,000 and $335,000 | $330,000 | $335,000 |
| 2018 | 6 | $284,000 | $186,500 | $310,000 |
| 2019 | 1 | One sale, at $240,000 | $240,000 | $240,000 |
| 2020 | 6 | $252,450 | $200,000 | $312,000 |
| 2021 | 9 | $264,000 | $180,000 | $349,000 |
| 2022 | 5 | $450,000 | $345,000 | $799,000 |
| 2023 | 4 | $553,500 | $450,000 | $680,000 |
| 2024 | 3 | $475,000 | $342,000 | $525,000 |
| 2025 | 3 | $710,000 | $365,000 | $725,000 |
| 2026, to October 2 | 1 | One sale, at $580,000 | $580,000 | $580,000 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, as indexed on October 28, 2026. All were sales of units the county codes as condominium use.
How should a buyer read the yearly table?
The busiest year was 2021, with 9 sales and a $264,000 median, and the median reached $450,000 on 5 sales in 2022 and $553,500 on 4 sales in 2023. The 2025 median of $710,000 rests on three sales, $365,000, $710,000 and $725,000, so one deed moves it by hundreds of thousands of dollars. Counts this small show direction and not precision, and a buyer prices a specific villa against current MLS comparables, not against a plat median.
Carriage Home Villas vs Eagle Creek’s condominiums and homes
Carriage Home Villas recorded 1 sale at $580,000 in the latest 12 months and 5 at a $580,000 median over 24 months, which sits well above the seven registered Eagle Creek condominiums at $295,000 over 24 months and below Eagle Creek Estates at $885,000. Every row uses the same county method. Data updated: October 2026.
| Group | Units on the county roll | Last 12 months | Last 24 months | Window |
|---|---|---|---|---|
| Carriage Home Villas on Cypress View Drive | 77 units, condominium-coded | 1 sale, at $580,000 | 5 sales at a $580,000 median | 12 and 24 months to October 2, 2026, Collier County qualified sales |
| Eagle Creek’s seven state-registered condominiums, together | 222 units | 16 sales at a $327,500 median (mean of the middle pair) | 36 sales at a $295,000 median (mean of the middle pair) | 12 and 24 months to October 2, 2026, Collier County qualified sales |
| Carriage Walk villas on Eagle Creek Drive | 15 homes, single-family coded | No qualified sale | 1 sale, at $599,000 | 12 and 24 months to October 2, 2026, Collier County qualified sales |
| Eagle Creek Estates | 60 homes and 8 lots | 6 sales at a $792,500 median | 9 sales at an $885,000 median | 12 and 24 months to October 2, 2026, Collier County qualified sales |
Source: Collier County Property Appraiser public data bundle, as indexed on October 28, 2026, one county run per group. The seven condominiums line excludes the condominium-coded villas, which are counted in the first row.
The Eagle Creek Estates page and the Grey Wing Point page cover two of the club’s single-family sections in the same way, and the Eagle Creek guide covers the rest. Buyers weighing Eagle Creek against other building types can start with Naples condos for sale.
How do the product types differ?
The groups differ in building form, ownership form and street setting. The villas are attached homes of up to two living stories with garages and lanais, each with its own street address, governed by a villa neighborhood association. The seven registered condominiums are multi-story buildings with state registry records, and Eagle Creek Estates is a plat of detached homes and lots on Eagle Creek Drive. Carriage Walk is a separate group of duplexes and a few single homes. Buyers compare these groups by building form, who insures and maintains the roof, how the golf designation reads and what the documents say, and the recorded prices follow from those choices.
What about the Carriage Walk villas on Eagle Creek Drive?
Carriage Walk is a separate villa group of 15 homes at house numbers 731 to 773 on Eagle Creek Drive, in the same Country Club plat but coded single-family by the county. The community’s June 2025 architectural handbook counts them with the villas, which gives 92 villas in all: the 77 on Cypress View Drive plus these 15. This section is the only place the page covers them, and none of the page’s figures includes them. The county recorded no Carriage Walk sale in the latest 12 months and one in the 24-month window, at $599,000 in October 2024, and a single price is not a median. The handbook names the Carriage Walk homes as their own grouping, with their own garage door and window standards.
Are the Carriage Home Villas condominiums?
The legal form of the Carriage Home Villas is not verified: the county codes the 77 units as condominium use, but the state’s condominium registry, checked October 28, 2026, lists only seven Eagle Creek condominiums and none for the villas. A condominium, homeowners’ villas on their own lots, or another form are all possible, and the recorded declaration and the title commitment settle it.
What does the county say?
Collier County’s roll gives all 77 villa parcels the Florida Department of Revenue use code for condominium, and gives each its own parcel number and street address on the Eagle Creek Country Club plat. The roll does not say why. A use code classifies a parcel for taxation, and it can be assigned to attached units that are conveyed separately even when the legal form is not a statutory condominium. We read the code as a county label and not as proof of the form.
What does the state registry say?
The Division of Florida Condominiums, Timeshares and Mobile Homes publishes an extract of every registered condominium association. We downloaded it on October 28, 2026 and filtered for Eagle Creek: it lists seven condominiums, Eagle Creek Condominium Nos. 1 to 5, Stonegate of Eagle Creek No. 1 and Waterford Place, with 222 units in all. No entry is named Carriage Home Villas, Villa Homes, The Keep or Cypress View Villas. Absence from the registry is a strong signal and not proof, and the villas’ own association is on the Florida Division of Corporations register, which the governance section describes.
What points toward a homeowners’ association form?
Several public facts lean that way. A neighborhood association for the villas has been on the state register since 1986, the master board reserves three villa seats, the community’s fee sheet bills villas as their own class, and the planned unit development treats the villas as a “Villa Cluster Home and Townhome Development” and not as a low-rise apartment category. The handbook also makes lanai cages, plantings and driveways an owner expense. None of this is a recorded declaration, so none of it settles the question.
What points toward a condominium form?
The county’s condominium use code on all 77 parcels is the main fact. Some MLS listings also carry lettered unit tags, and a 2018 listing for a villa in The Keep carried “Condominium” in its ownership field. MLS fields are entered by listing agents and are not recorded documents, so they are a lead and not a finding.
Why does the legal form matter to a buyer?
Three things change with the form. First, the insurance policy: condominium unit owners generally carry an HO-6 policy while the association insures the building, and an owner of a home on its own lot carries an HO-3 style dwelling policy that covers the structure. Second, the estoppel statute: Florida Statutes 718.116(8) governs a condominium, and Florida Statutes 720.30851 governs a homeowners’ association, and both require delivery within 10 business days. Third, roof and exterior responsibility, which follows the declaration under either chapter. Grant eligibility and the milestone statutes also read differently by form, as later sections explain.
Which documents settle the legal form?
Ask your agent or title company for five documents: the recorded declaration for Eagle Creek Villa Homes with its Official Records book and page, the recorded plat or condominium plat for the villa tracts, the Amended and Restated Master Covenants, the villa association’s articles and bylaws, and a title commitment, which states the legal description and whether the parcel is a lot or a unit. The Collier County Clerk’s Official Records search is where declarations and plats are recorded.
What are the Carriage Home Villas like?
Carriage Home Villas are attached villa homes of up to two living stories in duplex, triplex and fourplex buildings, with concrete tile roofs, street-facing garages and screened lanais, set beside the clubhouse on Cypress View Drive. The details below come from the community’s handbook and from listing remarks. Data updated: October 2026.
What do listing remarks say about layout and features?
Listing remarks describe one-story attached villas with two-car garages and screened lanais, in two- and three-bedroom plans. The listings we read ranged from about 1,665 to 2,065 square feet in their own figures, and those are listing numbers and not county measurements. Remarks mention golf course and landscaped views, community pool access and, for one older listing in The Keep, a private heated pool. The club’s own copy calls the product “Carriage Home Villas with detached guest suites” in one, two and three bedroom configurations, and we did not confirm a detached guest suite on any listing we read. A listing describes one home, so ask for the floor plan and permit history of the specific villa.
What do the handbook and the planned unit development say about the buildings?
The community’s June 2025 handbook describes conjoined villa buildings as duplexes, triplexes and fourplexes that must look unified, and groups the villas as wood-sided villas, brick villas, The Keep and the Carriage Walk duplexes. The planned unit development standard it quotes sets a maximum building height of two living stories. We did not find a public count of buildings by type, so a site plan or the declaration is the place to learn how many units share a wall with a given villa.
What about roofs and exteriors?
Villa roofs must be concrete tile to match the existing roofs, with “no exceptions,” and the Villa Association selects roof color, material and style for a cohesive look. Houses are repainted on a scheduled cycle every eight years. Visible exterior lighting fixtures come from a pre-approved list, garage door models are set by villa group, and pavers follow a single community pattern and color. Joined villas with pools or lanais must share one common cage screen wall of identical shape, color and size. Roofs across the community must be repaired within six months of damage under the 2025 handbook.
What is the setting beside the clubhouse?
The clubhouse sits at 11 Cypress View Drive, about 0.3 mile by road from the center of the villa cluster, and the villa cluster sits beside it. The club’s social membership includes clubhouse dining, tennis, pickleball, a fitness center and a pool, and the club revealed a clubhouse renovation in November 2024. Whether a given villa faces the course, a lake, a landscaped common area or a neighboring building is a per-home fact for the survey and the listing. The Eagle Creek guide covers the amenities and the club’s history.
Who governs the Carriage Home Villas?
The Carriage Home Villas sit under three layers: the member-owned Eagle Creek Golf and Country Club, Inc., the master Eagle Creek Community Association, Inc., and Eagle Creek Villa Homes No. 1 Neighborhood Association, Inc. Which units the villa association covers is not verified, so confirm it in the declaration and the estoppel certificate.
What does the club govern?
Eagle Creek Golf and Country Club, Inc. (Florida document N43890) is the member-owned club, with its office and clubhouse at 11 Cypress View Drive. The club sets membership, golf and amenity rules, and every owner holds a membership. The Eagle Creek guide covers the club’s history and amenities in full.
What does the master association do?
Eagle Creek Community Association, Inc. (N11750) is the master association, a Florida homeowners’ association under Chapter 720 with its office at 746 Eagle Creek Drive. Its public page lists the pump house and lake maintenance, perimeter fencing on Price Street and Collier Boulevard, public roadways, sidewalks and street lighting, trash and recycling pick-up, cable and internet providers, the Architectural Review Committee, 24-hour manned access control and property management. Its board has 14 seats, seven for condominiums, four for estate homes and three for villas, representing 458 residences.
What does the villa association do?
The state register lists Eagle Creek Villa Homes No. 1 Neighborhood Association, Inc. (N14088) as a Florida not-for-profit corporation, active, filed March 28, 1986, with articles amended and restated on May 25, 2021 and annual reports filed through April 22, 2026. Its address is the master office. The handbook’s “Villa Association” selects roof and paint standards, which matches this body in function, but the handbook does not give the corporation’s number. Which of the 92 villas the corporation covers, the 77 on Cypress View Drive, the 15 at Carriage Walk or both, is not verified.
Who manages the community, and who staffs the gate?
Eagle Creek Property Management runs from the office at 746 Eagle Creek Drive and is an in-house team, with no outside management firm named on its public page. The gatehouse is staffed 24 hours. A resident portal exists, and the villa page of the association’s site requires an owner login, which we did not enter. We do not print staff or officer names, and the office is the contact for the current resale packet.
Does the master association maintain villa exteriors?
The master association’s public list of responsibilities names exterior maintenance of the condominium community and landscaping for residential properties, and it does not name villa exteriors. We treat any claim that the master maintains a villa’s roof or walls as unconfirmed. The villa declaration, the villa budget and the villa association’s reserve schedule show who does what, and a seller’s estoppel certificate shows what is currently owed.
What does it cost to own a Carriage Home Villa?
Carriage Home Villa owners pay for a required club membership, one or more association layers and county property tax, with no CDD assessment, and no source we could read publishes current dues in dollars. A dated fee sheet exists, and the estoppel certificate gives the real number. Data updated: October 2026.
| Cost | Amount | Status as of October 28, 2026 |
|---|---|---|
| Club membership, golf or social | Not published | The club says pricing is available upon request |
| Club dues and food minimum | Not published | Confirm current figures with the club in writing |
| Villa association dues | Not published for today | A community fee sheet for 2020 to 2021 lists villas as their own class; current figures come from the estoppel certificate |
| Master association assessment | Not published for today | Confirm whether it is billed separately or combined with the villa dues |
| Transfer, application or capital contribution at resale | Not found in public sources | Request the current packet from the association office |
| Estoppel certificate | Delivered within 10 business days; the fee is capped by statute when nothing is delinquent | Florida Statutes 718.116(8) or 720.30851, by legal form |
| CDD assessment | None | County CDD layer, October 28, 2026 |
| Special assessment | None found in public sources | Ask for the last 12 months of board minutes |
| Property tax | Set by the parcel’s taxable value | Collier County Tax Collector parcel lookup |
Source: club and association pages, Florida Statutes and county layers listed in Sources. No fee in this table is an estimate, and this page prints no dollar figure for dues because the only first-party schedule we found is five years old.
What does club membership cost?
Every owner must hold a golf or social membership, and the club’s membership page says pricing is available upon request. We print no initiation or dues figure, because the club does not publish one on a page we could read. The club’s resident application asks for a deposit with the application, three personal references, a personal financial statement and a credit review. Ask the membership office for the current schedule in writing, and ask whether a villa carries a golf or a social designation.
What are the association dues?
No current figure for the villa association or the master association is published. The listing fee fields we read in October 2026 list items such as association management, cable and internet, irrigation water, grounds, structure maintenance, pest control and a reserve fund among the inclusions, and the combined amount in those fields varied from listing to listing. A listing field is not a budget, so ask for the budget itself and for a plain statement of what each association bills and covers.
Is there a CDD at the Carriage Home Villas?
No. Collier County’s community development district layer returned no district at the Eagle Creek clubhouse on October 28, 2026, so no CDD assessment should appear on the tax bill. The layer is a county map and not a title search, so read the non-ad valorem section of the parcel’s own bill before you commit.
How do property taxes work here?
A Carriage Home Villa tax bill has two parts. The ad valorem lines are the county, school district, fire district and other taxing authorities, each the taxable value times its millage divided by 1,000. The non-ad valorem block lists flat charges such as solid waste. A buyer’s first-year bill follows the county’s assessment of the new owner, so a seller’s bill is not a forecast, and this page prints no worked example. The Collier County Tax Collector’s parcel lookup shows a real bill.
Which documents should a buyer request?
Ask for the estoppel certificate from the villa association and, if separate, the master association, and compare the two. Also request the current budget and reserve schedule, the declaration and rules, the villa roof and paint schedules, the insurance certificates, the last 12 months of board minutes, the club bylaws and membership guide, and the golf or social designation in writing. Under Collier custom the buyer pays the owner’s title policy.
Is golf included with a Carriage Home Villa?
Golf is not automatically included with a Carriage Home Villa: every owner holds a golf or social membership, the club says not all properties qualify for golf, and the golf cap is 370 on the club’s website and 385 in its bylaws. A buyer confirms the specific villa’s designation in writing before contract.
What is the difference between golf and social membership?
A golf membership carries full course privileges. A social membership carries clubhouse dining, tennis, pickleball, the fitness center and the pool, plus golf privileges from May 1 to November 30, per the club’s membership page. The club offers only social memberships to non-residents at this time. For the club’s courses and amenities, see the Eagle Creek guide and our Naples golf homes for sale page.
What is the cap on golf memberships?
The club’s website says golf memberships are capped at 370. The club’s bylaws, dated March 4, 2025, set an outer limit of 385 golf and non-resident golf memberships and let the board go lower. State both numbers when you ask, because the club confirms the current cap, and admission is by Board invitation after an application and interview, per the bylaws.
Does every villa qualify for golf?
Not necessarily. The club’s FAQ says “Not all properties at Eagle Creek qualify for a Golf Membership” and tells buyers to confirm the designation for a specific property before purchasing. Listings in October 2026 described some villas as golf equity and one as a tier two golf program, and those are listing fields. Because the designation varies, ask the club’s membership office, by email, for the designation of the specific address before contract.
What rules do Carriage Home Villa owners live under?
Carriage Home Villa owners live under club rules, the Master Covenants, the villa documents and an Architectural Review Committee handbook, with a 30 day minimum and 6 month maximum rental term set by the club. The rules below come from first-party documents dated November 2024 to June 2025, and the villa documents add limits we have not read.
What are the rental rules?
The club’s FAQ says rentals must be a “minimum 30 days and maximum 6 months,” and its rental guide limits rental plans to three years with a maximum lease term of six months each calendar year, with no subleasing. The community lease application is due at least 45 days before arrival, the club asks for a membership transfer authorization at least 30 days before a lease, and the guide welcomes 70 renters a season. Two October 2026 listings showed four leases per year. Any extra limit in the villa declaration is not public, so request it before you plan to lease.
How does architectural review work?
Any exterior change needs prior Architectural Review Committee approval: roofs, paint, pavers, lighting, pool cages, landscaping and construction. The 2024 handbook says the committee decides within 30 days or the request is deemed approved, and the 2025 handbook sends appeals under Article 8 of the Amended and Restated Master Covenants. For villas, the villa association selects roof and paint standards and an approved list governs lighting, garage doors and pavers, so an owner’s choices are narrower than in a detached-home plat.
What other rules do the documents set?
Barbecue grills, furniture and bicycles may not be kept outside a screened enclosure or lanai pad without approval, flowerpots are limited to two for villas and sculptures may not be visible from the street. Contractors work Monday to Saturday from 7:00 AM to 6:00 PM. “For Sale” signs are not permitted, and the community posts a Dog Registration Form, while listings describe pet rules as conditional. Villa pet and lease text sits in the villa Use Restrictions and Rules and Regulations, so request both before making an offer.
Do milestone inspections or reserve studies apply to the Carriage Home Villas?
Milestone inspections and structural integrity reserve studies apply to condominium and cooperative buildings of three habitable stories or more, and the Carriage Home Villas are limited to two living stories, so neither rule reaches them on its face. Collier County’s January 2026 milestone list names no Cypress View Drive villa address. We state nothing about any building’s inspection status.
What do the statutes say?
Florida Statutes 553.899 sets milestone inspections for condominium or cooperative buildings three habitable stories or more, and exempts single-family, two-family, three-family or four-family dwellings with three or fewer habitable stories above ground. Florida Statutes 718.112(2)(g) requires structural integrity reserve studies for buildings three habitable stories or higher and does not apply to buildings less than three stories. The handbook’s planned unit development standard caps villas at two living stories.
What does Collier County’s list show?
Collier County’s milestone buildings list, as of January 2026, includes 14 Eagle Creek buildings, among them buildings in Eagle Creek Condominium Nos. 1 and 2 on Cypress View Drive, all with a next milestone date of January 1, 2033. No row carries a Cypress View Drive house number from 91 to 182. Absence from the list does not certify a building’s condition, and the villas sit on the same street as the condominium buildings that are listed, so check the building and not the street.
Is Eagle Creek gated, and are the Carriage Home Villas 55+?
Eagle Creek is a gated community, the gatehouse on Collier Boulevard is staffed 24 hours, and the Carriage Home Villas sit inside it. We found no age restriction in the public documents we read and make no 55+ claim for the villas.
Where are the gates?
The club’s map shows a gatehouse and entry on Collier Boulevard (State Road 951) and a resident rear gate on the US 41 side near the Shops of Eagle Creek. The master association’s page describes 24-hour manned access control, bar codes, evening patrols and background and credit checks for new residents. Ask the property management office how guests and contractors are admitted.
What does the record say about age?
No 55 plus or all-ages rule appears in the club pages, the architectural handbook, the lease form or the state register entries we read. Age rules, if any, would sit in the recorded declaration, so confirm that document through the title commitment. For communities that state an age rule, browse the Naples communities guide.
Are the Carriage Home Villas in a flood zone?
Carriage Home Villas addresses we checked sit in FEMA Zone AE with a base flood elevation of 8 feet: 17 of 17 points queried along Cypress View Drive returned the same zone on the effective map on October 28, 2026. Zone AE is a special flood hazard area, so lenders and insurers treat it as high risk. Data updated: October 2026.
What does the effective flood map show?
FEMA’s effective map, panel 12021C0612J dated February 8, 2024, shows Zone AE, coastal floodplain, with a base flood elevation of 8.0 feet (NAVD88) at all 17 queried points. Census geocoder points are street-range interpolations and not rooftops, so a point can sit a few dozen feet from a building, and a zone belongs to each address. The elevation certificate shows how a building’s lowest floor compares with the 8 foot level, and we did not find one for any villa. Collier County is a Community Rating System Class 5 community, which FEMA ties to a 25 percent flood premium discount in the special flood hazard area. The Eagle Creek guide reports the same zone across a larger sample.
Is the flood map changing?
FEMA released a preliminary flood map for Collier County on March 20, 2025. The 90 day appeal period began August 19, 2026, and the county’s target effective date is summer 2027, subject to change. The preliminary panel, 12021C0612K, also showed Zone AE at 8 feet at the same 17 points. Zones can still change before the map takes effect, so check FEMA’s preliminary viewer for your address before you close.
What do Hurricane Ian claims show?
Flood insurance claims were filed in the census block group that contains the tested Cypress View Drive addresses after Hurricane Ian: federal data show 20 claim records there. The block group is larger than the community and includes other buildings, so no count can be assigned to the villas, and the data do not say whether any particular villa flooded. Ask each seller for repair records, claim history and the elevation certificate, and never rely on a general statement that a community stayed dry.
What are the evacuation zone and the wind rules?
Collier County’s evacuation layer and the state’s Know Your Zone layer both place the villa cluster in Evacuation Zone A, typically the most vulnerable and most likely to evacuate first. Look up your exact address each season and follow county orders. This page prints no design wind speed, because we could not obtain a first-party value for the site. The documents that matter to a buyer are the wind-mitigation inspection report, the roof permit and the roof’s age, and the architectural handbook lists impact windows, impact garage doors and shutters among its approved hurricane protection systems.
What does insurance cost, and what helps?
The Florida Office of Insurance Regulation’s July 2026 report, with data as of March 31, 2026, lists Collier County averages of $5,534 a year for homeowners policies with wind coverage and $2,271 for condominium unit owner policies. Those are county averages, not quotes, and which one applies to a villa depends on its legal form. Flood is a separate policy. FEMA says homes in high-risk flood areas with mortgages from federally regulated or government-backed lenders must carry flood insurance. The My Safe Florida Home program excludes condominium units, and it lists homestead, insured value of $700,000 or less and construction before 2008 as conditions for other homes, with application dates listed as to be determined in 2026.
Which schools serve the Carriage Home Villas?
Carriage Home Villas addresses zone to Manatee Elementary School, Manatee Middle School and Lely High School: all 16 Cypress View Drive addresses tested, numbers 91 through 182, returned the same three for 2026-27. The state’s July 2026 grades for school year 2025-26 are an A, an A and a B. Data updated: October 2026.
| School | 2026 grade | 2025 grade | 2024 grade |
|---|---|---|---|
| Manatee Elementary School | A | A | A |
| Manatee Middle School | A | A | B |
| Lely High School | B | A | B |
Source: Collier County Public Schools 2026 accountability brief of July 1, 2026, reading Florida Department of Education school grades, and the district address lookup, checked October 28, 2026.
How did we check the zoning?
We ran 16 addresses from 91 to 182 Cypress View Drive through the district’s address lookup for the 2027 year, and each returned the same elementary, middle and high school with no rezone values. Zoning can change, so confirm the address with the district before relying on it. The Eagle Creek guide tested a larger set of addresses across the club with the same result.
Where are the schools?
Manatee Elementary is at 1880 Manatee Road and Manatee Middle at 1920 Manatee Road, both in Naples 34114, and Lely High is at 1 Lely High School Boulevard in Naples 34113. The grades above are the state’s letters, and this page uses no third-party school score and no ranking.
Where are the Carriage Home Villas, and how far is everything?
Carriage Home Villas are on Cypress View Drive in Naples 34113, inside unincorporated Collier County, about 0.3 mile from the clubhouse that sits beside them, about 1.8 miles from Publix and about 4.9 miles from Physicians Regional on Collier Boulevard. Drive times are free-flow estimates. Data updated: October 2026.
| Destination | Road miles | Free-flow minutes |
|---|---|---|
| Eagle Creek clubhouse | About 0.3 | 1 |
| Publix on Tamiami Trail East | About 1.8 | 5 |
| Physicians Regional Medical Center, Collier Boulevard | About 4.9 | 10 |
| I-75 Exit 101 area, Collier Boulevard | About 8.4 | 16 |
| Fifth Avenue South | About 9.2 | 19 |
| NCH Baker Hospital | About 10.1 | 22 |
| Naples Pier | About 10.3 | 22 |
| Southwest Florida International Airport (RSW) | About 38 | 51 |
Source: OSRM public router, car profile, run October 28, 2026 from the center of the villa cluster on Cypress View Drive. Approximate, not live traffic; the airport trip takes longer with traffic, and the Exit 101 point is an approximate roadway anchor.
What is close by?
Publix on Tamiami Trail East is about 1.8 road miles away and about 0.6 mile in a straight line, and the Shops of Eagle Creek sit near the resident rear gate. Physicians Regional is about 4.9 miles away, and NCH Baker Hospital in downtown Naples is about 10.1 miles. Marco Island is roughly 10 miles from the cluster. These are approximate road estimates for planning and not emergency response times.
How does a buyer reach I-75 and the airport?
Cypress View Drive leads to the club’s gate on Collier Boulevard (State Road 951), and Collier Boulevard north reaches the I-75 Exit 101 area in about 8 miles. RSW is about 38 miles and 51 minutes by free-flow estimate. Free-flow estimates ignore traffic, so check live conditions before a trip to the airport.
How do the Carriage Home Villas compare with other Naples golf communities?
The Carriage Home Villas are one of several golf-club addresses in East Naples. The Naples golf homes for sale page lists golf communities across the market, and the Naples communities guide organizes them by area. Inside Eagle Creek, the villas are the attached option, and the Eagle Creek guide maps the detached-home and condominium alternatives.

Thinking of selling a Carriage Home Villa?

Frequently Asked Questions about Carriage Home Villas for sale in Eagle Creek, Naples
These answers cover flood, insurance, schools, distances, the legal form, club membership, fees, rules and prices for the Carriage Home Villas in Naples. Figures come from the Collier County Property Appraiser, the state condominium registry, the club and association records, FEMA and county map layers and the state’s insurance regulator, dated in the sections above and listed in the sources below.
What flood zone are the Carriage Home Villas in?
FEMA’s effective flood map placed all 17 points we queried along Cypress View Drive in Zone AE, with a base flood elevation of 8.0 feet, on October 28, 2026, on panel 12021C0612J effective February 8, 2024. AE is a special flood hazard area. A zone belongs to each address, so ask for the elevation certificate and confirm with your lender.
Do I need flood insurance to buy a Carriage Home Villa?
Your lender decides. FEMA says homes in high-risk flood areas with mortgages from federally regulated or government-backed lenders must carry flood insurance, and the addresses we queried are in Zone AE. A cash buyer faces no such rule. Collier County’s Class 5 Community Rating System rating gives a 25 percent discount on these premiums.
What evacuation zone are the Carriage Home Villas in?
Evacuation Zone A. Collier County’s evacuation layer and the state’s Know Your Zone layer both returned Zone A for the villa cluster on October 28, 2026. Zone lines can be redrawn, so enter your exact address in the county’s evacuation lookup before each hurricane season and keep the result with your closing papers.
How much is homeowners insurance in Collier County?
The Florida Office of Insurance Regulation’s July 2026 report, using data as of March 31, 2026, lists Collier County averages of $5,534 a year for homeowners policies with wind coverage and $2,271 for condominium unit owner policies. Those are county averages, not quotes. Roof age, deductible and wind-mitigation features move a Carriage Home Villa premium.
Do Carriage Home Villas need an HO-3 or an HO-6 policy?
It depends on how your villa is owned. Under Florida Statutes 718.111(11), a condominium association insures the original building while the unit owner insures contents and interior finishes, the HO-6 job. A villa on its own lot is insured by its owner under an HO-3 style policy. The county codes these 77 as condominium use, so confirm in the declaration.
Who is responsible for the roof at Carriage Home Villas?
Read the recorded declaration. The June 2025 handbook says the Villa Association selects roof color, material and style and requires concrete tile, but it does not say who pays for replacement. Under Chapter 718 the association maintains common elements unless the declaration assigns them to owners. Ask for roof age, permits and the reserve line in the budget.
Can I get a My Safe Florida Home grant for a Carriage Home Villa?
Possibly, but not as a condominium unit. The program’s FAQ says condominium units are not eligible, while owner-occupied, homesteaded single-family homes and townhouses built before 2008 with insured value of $700,000 or less can receive up to $10,000 with a two-to-one match. Application dates were listed as to be determined in 2026.
Which schools are the Carriage Home Villas zoned to?
All 16 Cypress View Drive addresses tested for 2026-27, numbers 91 through 182, are zoned to Manatee Elementary, Manatee Middle and Lely High. Florida’s July 2026 grades for school year 2025-26 are A, A and B. Zones can change, so confirm your exact address with Collier County Public Schools before you rely on it.
How far are the Carriage Home Villas from Fifth Avenue South and the beach?
From the villa cluster, free-flow routing estimates about 9.2 miles and 19 minutes to Fifth Avenue South and 10.3 miles and 22 minutes to the Naples Pier. Season and traffic change real drive times. The nearest Publix, on Tamiami Trail East, is about 1.8 miles and 5 minutes away by the same method.
How far are the Carriage Home Villas from a hospital?
Physicians Regional Medical Center on Collier Boulevard is about 4.9 miles and 10 minutes from the villa cluster by free-flow routing, and NCH Baker Hospital in downtown Naples is about 10.1 miles and 22 minutes. These are model estimates for planning, not emergency response times. Confirm routes before you rely on them.
How far are the Carriage Home Villas from RSW airport and I-75?
Southwest Florida International Airport is about 38 miles and 51 minutes from the villa cluster by free-flow routing, so allow more in season or at rush hour. The I-75 Exit 101 area on Collier Boulevard is about 8.4 miles and 16 minutes. Both are approximate figures from OpenStreetMap-based routing.
Is Eagle Creek gated, and is club membership required for a villa?
Eagle Creek describes itself as a gated community with a gatehouse staffed 24 hours, and the club’s website says all homeowners hold a club membership, golf or social. Buying a Carriage Home Villa therefore means joining the member-owned club. Pricing is available on request, and golf status can differ by home, so request the membership documents before offering.
Did the Carriage Home Villas flood in Hurricane Ian?
Public data cannot say for a given villa. FEMA’s claims file shows 20 Hurricane Ian flood insurance claim records in the census block group that contains the Cypress View Drive addresses, but that area includes other buildings and says nothing about a specific home. Ask the seller for repair records, claim history and the elevation certificate.
What do Carriage Home Villas sell for?
Collier County recorded one qualified sale among the 77 condominium-coded Cypress View Drive units in the 12 months to October 2, 2026, at $580,000 in April 2026. The prior 12 months had four sales at a $537,500 median, from $342,000 to $725,000. Counts are small, so read the full recorded sale list and not one median.
Is there a newer FEMA flood map for the Carriage Home Villas?
FEMA published a preliminary countywide update, panel 12021C0612K, dated March 20, 2025, and at all 17 queried points it still shows Zone AE with an 8 foot base flood elevation. The effective map today still uses panel 12021C0612J from February 8, 2024. Check FEMA’s map status again before you close.
What does a base flood elevation of 8 feet mean for my villa?
Zone AE has a published base flood elevation, here 8.0 feet above the NAVD88 datum. Each building’s lowest floor elevation, shown on an elevation certificate, decides how it compares with that level. A lower floor usually means a higher flood premium. Ask the seller for the certificate and a current flood policy quote.
Are Carriage Home Villas condominiums or villas in a homeowners’ association?
That is not verified. The county codes all 77 units as condominium use, the state registry lists seven Eagle Creek condominiums and none for the villas, and a villa neighborhood association has been active on the state register since 1986. The recorded declaration and the title commitment settle the form before you sign a contract.
What are the association dues for a Carriage Home Villa?
No current figure is published. The only first-party schedule we found, a community fee sheet for 2020 to 2021, is five years old, so we print no number. Current dues, what they cover and any separate master or villa billing appear in the resale package and the estoppel certificate, which Florida law requires within 10 business days.
Does the association carry flood insurance for the building?
Not verified. FEMA’s residential condominium building policy insures a building with one or more units where at least 75 percent of floor area is residential, but we do not know whether any association here carries one. Ask the association for its insurance certificates, the hurricane deductible and any special assessment in the last five years.
Do the villas need hurricane shutters or impact windows?
The architectural handbook lists impact windows, impact garage doors, roll-down metal and fabric storm screens among approved systems, and Florida Statutes 718.113(5) lets a condominium board adopt protection specifications. Whether a particular villa has protection is a per-home fact, so ask for the wind-mitigation inspection report, permits and window specifications.
Do the villas need a milestone inspection or structural reserve study?
Those state rules cover condominium or cooperative buildings of three habitable stories or more. The villas are limited to two living stories, and Collier County’s January 2026 milestone list names Eagle Creek condominium buildings but no Cypress View Drive villa address from 91 to 182. Still ask for the association’s reserve schedule.
Is there a 55+ restriction at the Carriage Home Villas?
We found no age restriction in the club pages, the architectural handbook, the lease form or the state register entries we read, and we make no 55+ or all-ages claim. Any age rule would sit in the recorded declaration, so confirm that document through the title commitment before you offer.
Can I rent out a Carriage Home Villa?
Leasing is allowed with approvals. The community lease application is due 45 days before arrival, and the club says rentals run at least 30 days and at most 6 months, with rental plans limited to three years. Two October 2026 listings showed four leases per year. Read the villa rules and declaration first.
What is the detached guest suite?
The club’s real estate pages describe Carriage Home Villas “with detached guest suites” in one, two and three bedroom configurations. That is promotional wording, and we did not confirm a detached suite on any listing we read. Ask whether a suite exists, whether it shares the deed, policy and assessment, and what permits cover it.
Is there a CDD at the Carriage Home Villas?
No. Collier County’s community development district layer returned no district at the Eagle Creek clubhouse on October 28, 2026, so no CDD assessment should appear on the tax bill. The layer is a county map and not a title search, so read the non-ad valorem section of the parcel’s own bill.
Can I tell how old a villa is from the county record?
Not reliably. The county’s year-built and living-area entries for these units do not reconcile with other records, so this page does not print them. Ask for the permit history, the roof permit date and the recording date of the declaration, and treat listing square footage as the listing agent’s figure.
Is Carriage Walk part of Carriage Home Villas?
Carriage Walk is a separate villa group of 15 homes on Eagle Creek Drive, listed beside The Keep and the Cypress View Drive villas in the community handbook. Together the community counts 92 villas. The page’s figures cover the 77 on Cypress View Drive, so check the street before relying on its rules.
How is a villa different from an Eagle Creek condominium?
Eagle Creek’s seven registered condominiums are multi-story buildings with their own state records, and they recorded 36 sales at a $295,000 median in the 24 months to October 2, 2026. The villas are attached homes of up to two living stories with their own street addresses and a villa association, and recorded 5 sales at $580,000.
What can a villa owner change on the outside?
Very little without approval. Villa groupings share paint, concrete roof tile, garage doors, lighting and pavers, and the Architectural Review Committee must approve exterior changes. Pool cages at joined villas must match and share one screen wall. Submit an exterior change request and wait for approval before ordering any work.
Are pets allowed in the Carriage Home Villas?
Pet limits apply, and the rules sit in the villa documents. Recent listings describe pet restrictions as conditional, and the community posts a Dog Registration Form. Request the villa Use Restrictions and Rules and Regulations, and confirm the registration requirement and any size or number limit before making an offer.
Does buying a Carriage Home Villa include a golf membership?
Buying includes joining the club, but not necessarily golf. The club says all homeowners hold a golf or social membership and that not all properties qualify for golf. Some listings describe golf equity or a tier two golf program. Confirm the designation for the specific villa in writing before contract.
How many golf memberships does Eagle Creek allow?
The club’s website says golf memberships are capped at 370, and the club’s bylaws, dated March 4, 2025, set an outer limit of 385 golf and non-resident golf memberships. Attribute both numbers when you ask, because the club confirms the current cap, and the Board admits members by invitation after an interview.
Which documents should I request before buying a Carriage Home Villa?
Request the recorded declaration and plat, the estoppel certificate from each association, the current budget and reserve schedule, the roof and paint schedules, insurance certificates, the last 12 months of board minutes, the rules, the club bylaws, the golf or social designation in writing and the building’s elevation certificate.
