This page is the Crestwood Estates section of our Eagle Creek guide, which sits inside our Naples homes for sale and communities guide. It follows the county plat named Crestwood Estates at Eagle Creek Country Club, which lists 24 parcels: 21 homes numbered 401 to 484 on Crestwood Lane and 3 vacant residential parcels. The club’s own community map prints the label The Estates beside Crestwood Lane. This page covers what the county recorded for Crestwood Estates sales, how the plat compares with the other single-family sections of the club, which association a buyer should confirm, what a buyer pays and signs, and the flood, school and distance facts that come with a Crestwood Lane address.

Key takeaways for Crestwood Estates buyers

Crestwood Estates is a small street where the county’s latest 12 months show 2 sales, a club membership comes with every purchase and no CDD assessment applies. These eight numbers frame a purchase, from plat size and recorded sales to fees, flood and distance. Data updated: October 2026.

  • Crestwood Estates has 24 parcels on the county roll: 21 single-family homes numbered 401 to 484 on Crestwood Lane and 3 vacant residential parcels, in ZIP 34113.
  • Collier County recorded 2 qualified sales in the 12 months to October 2, 2026, at $490,000 in March 2026 and $545,000 in April 2026, with 0 in the prior 12 months, so the same 2 sales make up the 24-month record.
  • Eleven qualified sales have been recorded since October 2016, from $229,900 to $1,100,000, and no qualified sale was recorded in 4 of the 11 calendar years from 2016 to 2026.
  • Every owner holds a golf or social club membership, the club’s website caps golf memberships at 370 while its bylaws say 385, and listings on the street show both golf-required and golf-or-social homes.
  • Which association covers Crestwood Lane is unverified among 3 named layers (club N43890, master N11750 and the Estates association N13589), no current dues figure is published, and there is no CDD.
  • FEMA’s effective and preliminary maps place 24 of 24 county parcel points tested in Zone AE with an 8 foot base flood elevation, and the county places them in Evacuation Zone A with a 166 mph design wind speed.
  • Club rules set a 6 month maximum lease term each calendar year with a 3 year limit and a rental application 45 days ahead, and the architectural handbook allows 18 months for complete reconstruction of a home.
  • All 21 addresses zone to Manatee Elementary (A), Manatee Middle (A) and Lely High (B), the main clubhouse is about 0.25 mile by road and Publix is about 1.4 miles.

Crestwood Estates homes for sale right now

Crestwood Estates homes for sale are linked below, filtered to the subdivision names the MLS uses for the plat and to a map frame around the street, so neighboring Collier Boulevard communities stay out. Every search sorts by price, high to low, and shows no listing count, because the live search is the current source. Data updated: October 2026.

How do listings label Crestwood Lane homes?

The Southwest Florida MLS labels vary. Some Crestwood Lane homes appear under the full plat name, some under a shortened form of it, and some under “Eagle Creek Estates” or plain “Eagle Creek”. A search on one label can therefore miss a home that a search on the street would show, and the reverse. Treat the street name Crestwood Lane in the address as the test, and note that some portals shorten Lane to Ln. The last search above covers every single-family home in the club’s map frame for that reason.

What about the three vacant parcels?

The county roll counts three vacant residential parcels among the 24 in Crestwood Estates. Ask which, if any, are buildable lots before you rely on one, because the county roll alone does not say. Any purchase brings the same club membership and architectural review as a home, and new construction needs county permits. For the club-wide picture, see the Eagle Creek guide.

What have Crestwood Estates homes sold for?

Crestwood Estates homes had 2 qualified Collier County sales in the 12 months to October 2, 2026: $490,000 in March 2026 and $545,000 in April 2026. Two sales are too few to call a typical price, so this page lists both and shows no median. The prior 12 months recorded no qualified sale. Data updated: October 2026.

What did the last 12 and 24 months show?

The county’s window runs from October 2, 2025 (exclusive) to October 2, 2026. We tracked every qualified, improved sale on the Crestwood Estates plat, and the table lists the sales themselves, because a statistic built on two deeds says little.

Which recent sales were recorded?

The list gives month, year and price only. It covers all 11 qualified sales recorded since October 2016, newest first.

  • April 2026: $545,000
  • March 2026: $490,000
  • March 2024: $749,000
  • May 2022: $650,000
  • May 2022: $1,100,000
  • March 2022: $925,000
  • March 2021: $625,000
  • September 2019: $355,000
  • April 2019: $400,000
  • December 2017: $300,000
  • April 2017: $229,900

Why are two sales not a typical price?

A typical price needs enough sales that one unusual deed cannot move it. With two sales, either deed is half the record, so any single figure we computed would describe those two homes and not the street. The county record also does not show home size, condition, lot or membership status in a form we can rely on, and those differ from sale to sale. A buyer is better served by the two prices, the MLS closings the agent pulls for the street, and the specific home’s own history.

What does the spread reflect?

The county record shows the spread, not the reasons, so this paragraph relies on what listing remarks describe. Remarks describe homes of roughly 1,800 to 3,500 listed square feet, mostly with private pools and screened lanais, two-car attached garages and tile roofs, with some custom homes. Lake, creek, golf and landscaped views vary by lot. Of the eleven recorded sales, $229,900 in April 2017 is the lowest and $1,100,000 in May 2022 is the highest, and the county record does not say why. The Eagle Creek guide shows how the club’s other neighborhoods price.

How have Crestwood Estates prices moved since 2016?

Crestwood Estates recorded between 0 and 3 qualified sales a year from 2016 to 2026, with prices from $229,900 in 2017 to $1,100,000 in 2022. No year has more than 3 sales, and four years have none, so the table lists the prices and does not draw a trend line. Data updated: October 2026.

Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, as indexed on October 28, 2026. All were single-family sales.

How should a buyer read the yearly table?

Read each row as a short list of deeds, not an average. A row with one sale is one home on one day, and a row with two sales is two homes. The table shows that prices recorded in 2021 and 2022 sat in a higher band than those recorded in 2017 and 2019, and that the two 2026 prices fall between the two bands. With so few deeds per year, we do not call that a trend, and we suggest an agent pull the MLS closings for Crestwood Lane to add size and membership detail.

Which years had no recorded sale?

The county recorded no qualified sale on the plat in 2018, 2020, 2023 or 2025. A year with no row in the county’s qualified file means no arm’s-length sale cleared the appraiser’s qualification test that year, and it does not say how many homes changed hands in other ways. For a street of 21 homes, a handful of qualified sales across ten years is the pattern the county file shows.

What did 2022 show?

Three sales closed in 2022, all between March and May: $925,000 in March, then $650,000 and $1,100,000 in May. The middle of the three is $925,000. The $650,000 and $1,100,000 sales were recorded one day apart, which shows how far two homes on the same street can sit from each other in price. The county record does not give the reason, and listing remarks describe homes of different sizes on the street.

Crestwood Estates vs the other single-family sections of Eagle Creek

Crestwood Estates recorded 2 sales at $490,000 and $545,000 in the 12 months to October 2, 2026, against 6 sales for Eagle Creek Estates, 4 for Grey Wing Point and 4 for Creek Bed Estates. Two sales are too few for a typical price, so the Crestwood row lists them. Data updated: October 2026.

Source: Collier County Property Appraiser public data bundle, as indexed on October 28, 2026, one county run per section. Crestwood Estates has only 2 sales, so it shows the sales and no median.

How do the four sections differ in product terms?

The differences are in street, lot supply and recorded prices. Eagle Creek Estates is the largest plat, with 60 homes and 8 vacant lots on Eagle Creek Drive. Grey Wing Point is a street of 38 homes in the original Country Club plat, and it recorded the highest 12-month prices of the four. Creek Bed Estates is a plat of 25 homes and 1 vacant parcel on Cormorant Cove. Crestwood Estates is the smallest by homes, 21 on one short street beside the Crystal Lake sports complex, and the only one of the four with a 12-month record of two sales.

Where do attached homes fit?

All four sections above are single-family. Eagle Creek also has attached homes, and the club guide covers its condominium buildings by name. Shoppers looking at attached homes can start with our Carriage Home Villas page, and the Eagle Creek guide maps every neighborhood in the club.

How do the data windows line up?

Each row uses the same county method and the same dates: sales from October 2, 2025 to October 2, 2026 for 12 months and from October 2, 2024 for 24 months. Because the county file lags, the windows end at the newest Collier sale in the index and not at today’s date. Buyers compare sections by street, lot and the documents tied to the address, and a price from one section tells little about a home in another.

What are Crestwood Estates homes like?

Crestwood Estates homes are single-family homes on Crestwood Lane, a short street off Eagle Creek Drive at the north edge of the club, and listing remarks describe roughly 1,800 to 3,500 square feet with listing years built from 1988 to 2007. Lots are called Sites in the county legal descriptions. Data updated: October 2026.

What do the plat, sites and lots say?

The county names the plat Crestwood Estates at Eagle Creek Country Club and lists 24 parcels. Legal descriptions in listings call the lots Sites and number them in the 670s to 690s. The plat book and page were not found in the public text we read, so we print none, and the Collier Clerk of Courts holds the recorded plat. An older Naples Realtor board list of Collier subdivisions carries the plat as “Crestwood Estates at Eagle”, entry number 255400. The planned unit development is PUD Eagle Creek, Ordinance 96-79, listed as active in the county layer, and later amendments in 2018 and 2019 exist, though we did not read their text for this street.

What lot standards apply?

The architectural handbook quotes the PUD standards for Estate Home lots: a minimum lot of 6,000 square feet, a minimum width of 55 feet, a minimum floor area of 1,000 square feet, no more than two living stories and zero lot line development. Those are minimums for the planned unit development and not a description of any one Crestwood Lane lot. Listing remarks describe lots of about 0.2 to 0.36 acre, and they vary by position on the street, including positions described as the end of a cul-de-sac.

What do listing remarks say about home styles?

Listing remarks describe single-family homes with private pools and screened lanais, two-car attached garages and tile roofs, in sizes of roughly 1,800 to 3,500 listed square feet. Some remarks describe custom construction, and one describes impact-resistant windows and doors. Listing years built run from 1988 to 1989 for several homes, with others in 1999, 2002, 2005 and 2007. A listing describes one home, so a buyer asks for the permit history and the roof, window and wind-mitigation records of the specific house.

How do county records compare with listings?

For this plat, the county’s size and year-built fields disagreed with MLS data in the two cases we checked, so this page prints no county square footage, price per square foot or year built. It uses only what listing remarks describe, and it labels those figures that way. A buyer confirms size, age and permits for a specific home in the MLS record, the survey and the Collier County permit history.

What is the setting beside the Crystal Lake sports complex?

Crestwood Lane sits beside the Crystal Lake sports complex, tennis courts and fitness center at the north edge of the club, and that clubhouse is described as having a pool, fitness, tennis, bocce and a cafe. The main clubhouse is about 0.25 mile by road. The club calls its course walkable. Which lots face a lake, creek, fairway or landscaped area is a per-lot fact that a survey settles, and the club’s map is the place to see where the street sits. The Eagle Creek guide covers the amenities, dining and course in full.

Can a buyer renovate or rebuild on Crestwood Lane?

Yes, with Architectural Review Committee approval. The handbook says a rebuilt Estate Home “must not deviate from adjacent homes” in height, massing, materials, roof pitch and fenestration, allows no flat roofs, bars unique styles such as Tuscany, Victorian or Modern, and requires that a home be no taller than the tallest building on the street. The 2025 edition allows six months for ordinary projects and eighteen months for complete reconstruction. Interior changes that cannot be seen from the exterior do not need approval.

Who governs Crestwood Estates?

Crestwood Estates sits under three named layers: the member-owned Eagle Creek Golf and Country Club, Inc., the master Eagle Creek Community Association, Inc., and an Estates neighborhood association whose coverage of Crestwood Lane is unverified. A title commitment and an estoppel certificate settle which association and which dues apply to a specific lot.

What does the club govern?

Eagle Creek Golf and Country Club, Inc. (Florida document N43890) is the member-owned club, with its office at 11 Cypress View Drive. The club describes itself as 100 percent built out with 458 residential units, and its members bought the club’s facilities in 1997 after a history that began in 1980 as Shamrock Country Club. The club sets membership, golf and amenity rules, and the Eagle Creek guide covers its history in full.

What does the master association do?

Eagle Creek Community Association, Inc. (N11750) is the master association, active on the state register, with its address at 746 Eagle Creek Drive, Unit 103, and filed in October 1985. The Community Association publishes the architectural review handbook, the purchase application and a realtor information page. Its handbook gives it architectural control over exterior changes, which is the rule a Crestwood Lane owner meets most often.

Which association covers Crestwood Lane?

The club’s own map shows Crestwood Lane as part of The Estates. The Estates neighborhood association on the state register is Eagle Creek Estates Homes No. 1 Neighborhood Association, Inc. (N13589), but no public document we found names Crestwood Estates as a member. Confirm which association and which dues apply to a specific lot from the title commitment and an estoppel certificate (Florida Statutes 720.30851). We searched the Community Association handbooks, the 2021 purchase application, the 2020 to 2021 fee sheet and the club bylaws and rules, and none named Crestwood.

Why does a name search not settle it?

A state register search for the plat name returned no Naples association with Crestwood in its name. Associations with similar names exist elsewhere in Florida and do not govern Naples homes, so a name match on a portal or a search engine proves nothing. The recorded declaration for Crestwood Estates at Eagle Creek Country Club and the covenant list in the title commitment are the documents that name the governing association, and a buyer requests both.

Who manages the community, and who staffs the gate?

Property management is in-house at 746 Eagle Creek Drive, with no outside management firm named on the Community Association’s page, and the same page says the gatehouse is staffed 24 hours. The office receives architectural requests and resale paperwork. We do not print staff or officer names, and the office is the contact for the current resale packet.

What does it cost to own in Crestwood Estates?

Crestwood Estates owners pay for a required club membership, one or more association layers and county property tax, with no CDD assessment, and no source we could read publishes a current dollar figure for dues, so this page prints none. Fees printed in past listings do not agree; only the estoppel certificate gives the current figure. Data updated: October 2026.

What does club membership cost?

Every owner holds a golf or social membership, and the club’s membership page says pricing is available upon request. We print no initiation or dues figure, because the club does not publish one on a page we could read. Ask the membership office for the current schedule in writing, and ask whether the home carries a golf or a social designation, because the cost and the privileges follow that designation.

What are the association dues?

No current figure is published. Fees printed in past listings do not agree: the amounts, the frequency and the list of what the fee includes changed across six years of listing fee fields, and one portal printed a frequency that cannot be right. The 2020 to 2021 Community Association fee sheet has no Crestwood line, so we do not apply it to this street. Only the estoppel certificate gives the current figure, and the budget shows what it covers.

Is there a CDD in Crestwood Estates?

No. Collier County’s community development district layer returned no district at a Crestwood Lane point on October 28, 2026, so no CDD assessment should appear on the tax bill. The layer is a county map and not a title search, so read the non-ad valorem section of the parcel’s own bill before you commit. The county’s fire district layer places the street in Greater Naples Fire.

How do property taxes work here?

A Crestwood Estates tax bill has two parts. The ad valorem lines are the county, school district, fire district and other taxing authorities, each the taxable value times its millage divided by 1,000. The non-ad valorem block lists flat charges such as solid waste. A buyer’s first-year bill follows the county’s assessment of the new owner, and this page prints no worked example. The Collier County Tax Collector’s parcel lookup shows a real bill for any address.

What should a buyer expect at closing?

Expect a purchase application to the Community Association, which the 2021 edition asks for at least 20 days before closing, and a transfer fee listed on that form, for which you should request the current packet. A buyer in an HOA community must receive a disclosure summary and may cancel within 3 days of receiving it, under Florida Statutes 720.401. Under Collier custom the buyer pays the owner’s title policy.

Which documents should a buyer request?

Ask for the estoppel certificate from the Community Association and, if separate, from the Estates neighborhood association, and compare the two. Also request the recorded declaration for Crestwood Estates at Eagle Creek Country Club, the title commitment’s covenant list, the current budget and reserve balance, the rules, the last 12 months of minutes, the club bylaws and the lot’s golf or social designation in writing.

Is golf included with a Crestwood Estates home?

Golf is not automatically included with a Crestwood Estates home: every owner holds a golf or social membership, listings on the street show both golf-required and golf-or-social homes, and the golf cap is 370 on the club’s website and 385 in its bylaws. Get the designation for the specific home in writing from the club before you offer.

What is the difference between golf and social membership?

A golf membership carries full course privileges. A social membership carries the clubhouse, dining, tennis, pickleball, fitness center and pool, plus use of the course from May 1 through November 30 and the practice facilities all year. The bylaws require an owner to keep one membership. The Eagle Creek guide explains the two memberships and the club’s amenities in more depth.

What is the cap on golf memberships?

The club’s website says golf memberships are capped at 370. The club’s bylaws, dated March 4, 2025, set an outer limit of 385 golf and non-resident golf memberships and let the board go lower. State both numbers when you ask, because the club confirms the current cap. Admission is by Board invitation after an interview, per the bylaws.

How do listings on Crestwood Lane describe membership?

Listing remarks on the street say different things. Some say a golf membership is required with the purchase, some say golf or social membership is required, and some mention golf equity. A listing is not the club’s record. The club’s own FAQ says not all properties qualify for a golf membership, so a written designation from the membership office for the specific home is the document that counts.

What rules do Crestwood Estates owners live under?

Crestwood Estates owners live under club rules, an Architectural Review Committee handbook and a recorded declaration that we could not read in public. The club sets a 6 month maximum lease term each calendar year and a 3 year limit on rental plans, and the handbook requires approval for exterior changes. Association-level caps and pet rules sit in the declaration.

What are the rental rules?

The club’s rental program limits rental plans to three years, with a maximum lease term of six months each calendar year, and renters join a golf or social rental plan. The rental application goes in at least 45 days before the rental starts, and the golf rental plan is only for properties with a golf equity. Any extra limit in the declaration, such as a cap or a waiting period for new owners, is not public, so request that document before you plan to lease a home.

How does architectural review work?

Any exterior change needs prior Architectural Review Committee approval, and the committee cites Florida Statutes 720.3035(1)(b) for the point that interior changes not visible from outside do not. Driveways and walkways on Estate Homes use pavers, porcelain tile, natural stone or stamped colored concrete in neutral colors under the 2025 edition. Rebuilds follow the Estate Home standards described above.

What about pets, signs and other rules?

Pets are not permitted on club facilities, and certified service animals are allowed. “For Sale” signs are prohibited, and one open house sign is allowed on open house days. Association-level pet text and minimum home size were not found in public documents, so they remain unverified until you read the declaration. Quotes on this page are short and attributed, and the documents themselves are the source.

Is Crestwood Estates gated, and is it 55+?

Crestwood Estates is inside a gated community: the Community Association says the gatehouse is staffed 24 hours, and the club’s map shows a gatehouse and a resident rear gate. We found no age restriction in the public pages we read and make no 55+ or all-ages claim for this street. Both questions are answered by the recorded documents.

Where are the gates?

The club’s map shows a gatehouse and a resident rear gate. The Collier Boulevard gate junction is about 0.55 mile by road from the center of Crestwood Lane. Crestwood Lane sits inside the gates and not at the entry. Guest and contractor procedures are set by the association, so ask the property management office how visitors are admitted. The Eagle Creek guide describes the gates and access for the whole club.

What does the record say about age?

No 55 plus or all-ages rule appears in the club pages, the architectural handbook or the state register entries we read. Age rules, if any, would sit in the recorded declaration, so confirm that document through the title commitment. This page makes no claim either way and does not describe who a home suits.

Is Crestwood Estates in a flood zone?

Crestwood Estates addresses sit in FEMA Zone AE with a base flood elevation of 8 feet: all 24 county parcel points tested on October 28, 2026 returned the same zone on both the effective map and the preliminary map. A parcel-centroid test is not a structure survey, so each home’s own elevation certificate matters. Data updated: October 2026.

What does the effective flood map show?

FEMA’s effective map shows Zone AE, coastal floodplain, base flood elevation 8 feet, in a special flood hazard area at all 24 tested points, and Collier County’s own flood layer agrees. Individual homes can sit above or below the base flood elevation, so ask for the elevation certificate. Collier County is a Community Rating System Class 5 community, which the county ties to a 25 percent premium discount on eligible policies. The Eagle Creek guide reports the same zone across a much larger sample.

Data: effective panels 12021C0612J (most addresses) and 12021C0604J (the north end), both effective February 8, 2024.

Is the flood map changing?

FEMA released a preliminary flood map for Collier County on March 20, 2025. The appeal period began August 19, 2026, and the county’s target effective date is summer 2027, subject to change. The preliminary map shows no zone change at the points we tested: Zone AE at 8 feet at all 24. Zones can still change before a map takes effect, so confirm the address before closing.

What do Hurricane Ian claims show?

FEMA’s public claims file lists 20 flood-insurance claim records for the Census block group that includes Crestwood Estates, all tied to Hurricane Ian in September 2022. The file does not identify streets, so it cannot show which homes were affected, and we make no statement about how any Crestwood Lane home fared. Ask each seller for storm damage, repair and permit records.

What are the evacuation zone and the wind speed?

Collier County’s evacuation layer places every Crestwood Lane address we tested in Evacuation Zone A, the first zone told to leave in a surge threat. Look up your address each season on the state’s Know Your Zone tool and follow county orders. The county’s building-code wind map shows 166 mph at the same points, a design value and not a forecast, and homes built earlier followed earlier code editions.

What does insurance cost, and what helps?

The Florida Office of Insurance Regulation reports Collier County sample-policy averages of $5,534 a year for homeowners coverage with wind and $3,169 without, as of March 31, 2026. Those are county averages, not quotes. Under Florida Statutes 627.7011, an insurer may not refuse a policy solely because a roof is under 15 years old, and for a roof 15 years or older an inspection showing 5 or more years of useful life matters. Ask for a wind-mitigation report and a four-point inspection.

How does a buyer get an elevation certificate?

Ask the seller for the existing certificate. Collier County’s elevation certificate records hold entries for 11 Crestwood Lane addresses as of October 28, 2026, but the public layer shows no elevation values, so the record proves a certificate exists and not what it says. A Florida licensed surveyor can prepare a new one, and your insurance agent needs it for an accurate flood quote.

Which schools serve Crestwood Estates?

Crestwood Estates addresses zone to Manatee Elementary School, Manatee Middle School and Lely High School: all 21 Crestwood Lane addresses and the 3 unaddressed parcels returned the same three schools in the Collier County Public Schools lookup for 2026-27. The state’s 2026 grades are an A, an A and a B. Data updated: October 2026.

How did we check the zoning?

We ran the district’s address lookup for the 2027 school year at every Crestwood Lane parcel point and at a set of Census-matched street addresses, and each returned one elementary, one middle and one high school with no rezone value. Attendance zones can change, so confirm the zone with Collier County Public Schools before you rely on it. The Eagle Creek guide tested a much larger set of addresses across the club.

How should a buyer read the grades?

The letters are the state’s, based on the state accountability formula, and they do not describe every student’s experience. This page uses no third-party school score, no ranking and no opinion about any school. Check the district’s current boundary and the school’s own information, and confirm with the district before you buy.

What is close by?

Publix on Tamiami Trail East is about 1.4 road miles away, and Physicians Regional Medical Center on Collier Boulevard is about 4.5 miles and 9 minutes. Inside the club, the Crystal Lake sports complex is beside the street and the main clubhouse is about a quarter mile away. These are approximate road estimates and not drive times in traffic.

How far are the hospitals?

Physicians Regional Medical Center on Collier Boulevard is about 4.5 road miles from the center of Crestwood Estates and NCH Baker Hospital downtown is about 9.7 miles, at roughly 9 and 21 minutes of free-flow driving. Emergency response depends on conditions, and in an emergency a resident calls 911.

How far are Fifth Avenue South, the pier and the airport?

Fifth Avenue South is about 8.9 road miles and 18 minutes from the center of Crestwood Estates, the Naples Pier is about 10 miles and 21 minutes, and Southwest Florida International Airport is about 38 miles and 50 minutes without traffic. Season traffic, bridge delays and I-75 construction add time, so check live conditions before a trip. The Naples golf homes for sale page and the Naples communities guide widen the search.

Thinking of selling a Crestwood Estates home?

A listing priced against its own street and its own membership designation performs better than one priced against a handful of deeds. Start with a Domain Realty Group home valuation and we will pull the recorded sales for Crestwood Lane and the MLS closings that sit around them.

Frequently Asked Questions about Crestwood Estates homes for sale in Naples

These answers cover flood, schools, distances, club membership, fees, rules and recorded prices for Crestwood Estates in Naples. Figures come from the Collier County Property Appraiser, the club and association records, FEMA and county map layers and the state’s insurance regulator, dated in the sections above and listed in the sources below.

What flood zone is Crestwood Estates in?

In county parcel tests on October 28, 2026, all 21 Crestwood Lane addresses and the 3 unaddressed parcels in Crestwood Estates fall in FEMA Zone AE with a base flood elevation of 8 feet, on both the effective 2024 map and the 2025 preliminary map. Each home’s own lowest floor is different, so ask for its elevation certificate.

Do homes in Crestwood Estates need flood insurance?

Zone AE is a special flood hazard area, and lenders generally require flood insurance on federally backed mortgages for homes in one. Whether your loan carries that rule depends on the loan, and a cash buyer decides personally. Insurers price by each home’s elevation, so ask your lender and an insurance agent for a written quote before you commit.

What is the evacuation zone for Crestwood Estates in Eagle Creek?

Collier County’s evacuation layer places every Crestwood Lane address we tested in Zone A, tested on October 28, 2026. Zone A is the first zone ordered to evacuate for a storm surge threat. Check the county’s current map and the official order before every storm, because the order, not the map, decides.

Did Crestwood Estates flood in Hurricane Ian?

The public FEMA claims file cannot answer that for one street. It shows 20 flood-insurance claim records, all from Hurricane Ian in September 2022, in the Census block group that includes Crestwood Estates, and it has no street addresses. Ask the seller about storm damage and repairs, and ask for the permit history.

Which schools serve Crestwood Estates?

Collier County’s school locator assigns every Crestwood Lane address we tested to Manatee Elementary, Manatee Middle and Lely High School for the 2027 school year. The state’s 2026 grades are A, A and B. Boundaries can change, so confirm the assignment with Collier County Public Schools before you buy.

How far is Crestwood Estates from Fifth Avenue South?

From the center of Crestwood Estates, Fifth Avenue South is about 8.9 road miles and roughly 18 minutes with free-flowing traffic, and the Naples Pier is about 10 miles and 21 minutes. Season traffic and bridge delays add time. These are driving estimates from the street, not from the gate.

How far is Crestwood Estates from the airport?

Southwest Florida International Airport is about 38 road miles from the center of Crestwood Estates, roughly 50 minutes without traffic, according to the OSRM router on October 28, 2026. Allow more time at peak season and on I-75 construction days, and check live conditions before you leave for a flight.

How much is homeowners insurance in Naples?

Florida’s Office of Insurance Regulation July 2026 report shows Collier County sample-policy averages of $5,534 a year with wind coverage and $3,169 without, as of March 31, 2026. Your premium depends on roof age, construction, coverage and carrier, so these are county averages, not a quote for Crestwood Estates.

Is the flood map changing in Collier County?

A preliminary Collier County flood map was released March 20, 2025, and its appeal period began August 19, 2026, with an effective date targeted for summer 2027, subject to change. At the Crestwood Estates points we tested, the preliminary map shows no zone change: it is AE at 8 feet, the same as the 2024 effective map.

Is Eagle Creek in Naples gated, and what does that mean for Crestwood Estates?

Eagle Creek is a gated community, and its property-management page says the gatehouse is staffed around the clock. Crestwood Estates sits inside the gates, and the club map shows a resident rear gate. Guest rules and entry procedures are set by the association, so ask the property management office.

How close is Crestwood Estates to a hospital?

Physicians Regional Medical Center on Collier Boulevard is about 4.5 road miles and nine minutes from the center of Crestwood Estates, and NCH Baker Hospital downtown is about 9.7 miles and 21 minutes, free flow, on October 28, 2026. Emergency response depends on conditions, so call 911 for emergencies.

What is Florida’s roof-age rule for insurance?

Under Florida Statutes 627.7011, an insurer may not refuse to write or renew a policy solely because a roof is under 15 years old. For a roof 15 years or older, an inspection showing at least five years of useful life remaining matters to the decision. Ask your agent for a four-point inspection before you buy.

What does a base flood elevation of 8 feet mean for a Crestwood Estates home?

Base flood elevation is the height FEMA estimates floodwater reaches in a 1 percent annual chance flood, here 8 feet above sea level in the Zone AE tested at Crestwood Estates on October 28, 2026. Insurers compare it to your lowest floor, so an elevation certificate matters more than the zone letter.

How do I get an elevation certificate for a Crestwood Estates home?

Ask the seller for the existing certificate, or check Collier County’s elevation certificate records, which hold entries for 11 Crestwood Lane addresses as of October 28, 2026, though the public layer does not show the elevations. A Florida licensed surveyor can prepare a new one. Your insurance agent needs it for an accurate quote.

What is the Community Rating System discount in Collier County?

FEMA’s Community Rating System gives policyholders in special flood hazard areas a discount when their community works to reduce flood risk, and Collier County is a Class 5 community with a 25 percent discount on eligible policies, according to the county. Your carrier and policy type decide the actual savings, so ask for a written quote.

Is Crestwood Estates a separate neighborhood inside Eagle Creek?

Crestwood Estates is the county’s plat name for 21 single-family homes and 3 vacant parcels on Crestwood Lane inside Eagle Creek Golf and Country Club, as of October 2026. The club’s own community map prints “The Estates” beside Crestwood Lane, so the club groups it with other estate streets.

Which association governs a home in Crestwood Estates?

The club’s map shows Crestwood Lane as part of The Estates, and the Estates association on the state register is Eagle Creek Estates Homes No. 1 Neighborhood Association, Inc., but no public document we found names Crestwood Estates as a member. Confirm the association and dues from the title commitment and an estoppel certificate.

How much are the association fees in Crestwood Estates?

No current figure is published, so we print none. Fees printed in past listings do not agree, and the only fee schedule found, from 2020 to 2021, has no Crestwood line. Only the estoppel certificate gives the current figure, and Florida Statutes 720.30851 requires delivery within 10 business days of a written request.

Does a Crestwood Estates home include a golf membership?

No. Eagle Creek requires every homeowner to hold a golf or social membership, and the club says not all properties qualify for golf. Listings on Crestwood Lane show both golf-required and golf-or-social homes. Confirm the designation for the specific home in writing, and ask the club for current fees.

Can I rent out a home in Crestwood Estates?

The club limits rental plans to three years, with a maximum lease term of six months each calendar year, requires renters to join a rental plan and asks for the rental application at least 45 days ahead. The declaration may add limits that are not public, so request it before you plan to lease.

Can I rebuild or add on to a home in Crestwood Estates?

With approval. The Architectural Review Committee reviews every exterior change, and a rebuilt Estate Home must not deviate from adjacent homes in height, massing, materials or roof pitch, with no flat roofs and no Tuscany, Victorian or Modern styles. The 2025 handbook allows 18 months for complete reconstruction.

How big are the lots in Crestwood Estates?

The planned unit development sets Estate Home lots at no less than 6,000 square feet and 55 feet wide, with a two-story limit. Listing remarks describe lots of about 0.2 to 0.36 acre. Frontage, position and views vary by lot, so confirm the lot size and boundaries on the survey.

How many homes sold in Crestwood Estates in the past year?

Collier County records show 2 qualified sales in the 12 months ending October 2, 2026, at $490,000 in March and $545,000 in April, and none in the prior 12 months. Eleven qualified sales have been recorded since October 2016. Two sales are too few to call a typical price.

Are there vacant lots in Crestwood Estates?

The county roll counts 3 vacant residential parcels among the 24 in Crestwood Estates as of October 2026. Ask which, if any, are buildable lots before you rely on one. A new home must pass the Architectural Review Committee, and the club membership requirement applies to any purchase.

Does Crestwood Estates have a CDD?

Collier County’s special-district map showed no Community Development District at a Crestwood Lane point on October 28, 2026, so no CDD assessment is expected. Read the non-ad valorem section of the parcel’s tax bill before you commit, because that bill is the final word on every assessment.

Why are some Crestwood Estates sale prices so different?

Homes differ in size (roughly 1,800 to 3,500 listed square feet), age (listing years built from 1988 to 2007), pool, view and membership status, and the county record does not show those differences reliably. Compare the MLS size and membership fields for each sale, not just the prices.

Is Crestwood Estates age-restricted?

We found no age restriction in the club pages, the handbook or the state register entries we read, and we make no 55+ or all-ages claim for this street. Age rules, if any, would be in the recorded declaration, so confirm that document through the title commitment before you rely on any assumption.

How old are the homes in Crestwood Estates?

Listing remarks show years built from 1988 to 2007, with several homes from 1988 and 1989 and others from 1999, 2002, 2005 and 2007. The county’s year-built field is not reliable for this plat, so this page does not print it. Ask for the permit history of a specific home.

Is Crestwood Estates the same as Eagle Creek Country Club?

No. Eagle Creek Golf and Country Club is the whole gated club community; Crestwood Estates is the county plat name for the single-family street within it. Listing labels vary, so verify an address’s plat and association before relying on a name.

Which documents should I request before buying in Crestwood Estates?

Request the estoppel certificate from the Community Association and any separate Estates association, the recorded declaration for Crestwood Estates at Eagle Creek Country Club, the title commitment’s covenant list, the current budget and reserves, the last 12 months of minutes, the club bylaws and the home’s golf or social designation in writing.
