What are the key facts on Naples Sunrise condos for sale?

Naples Sunrise holds 204 condominium units across three county condominiums built from 1983 to 1994, and every county sale in the windows tracked here was a resale. The figures below come from qualified county deeds and a dated MLS export, kept apart. For the wider area, see Naples homes and communities.

The rows below set county deeds and MLS export rows side by side without merging them into one number.

MLS Pending rows, October 29, 2026 export 2 list $205,000 and $259,000

Read the top three rows as county records and the bottom three as MLS records dated October 29, 2026. The two sets never feed a shared figure, and each one keeps its own window.

Three condominiums under one name

The county lists three separate condominiums that carry the Naples Sunrise name. Naples Sunrise is a group of three resale condominiums on Palm Drive and Penny Lane in East Naples, ZIP 34112, between US 41 East and Glades Boulevard, east of Airport-Pulling Road and inside unincorporated Collier County. Every county sale of a Naples Sunrise unit over the 60 months from September 2021 through August 2026 was a resale between owners, across 204 condominium units on the 2026 county roll. This page counts only the 204 units of three county condominiums, Naples Sunrise, a Condominium, Naples Sunrise III and Naples Sunrise IV, and it leaves every neighboring development out.

Naples Sunrise, a Condominium holds 44 units on Palm Drive, Naples Sunrise III holds 120 units on Palm Drive, and Naples Sunrise IV holds 40 units on Penny Lane, as the roll lists them. A plain mention of Naples Sunrise on this page means all three together. When a figure belongs to only one, that condominium is named in full.

Where these numbers come from

Two record sets feed this page, and they are counted in different ways. We tracked the qualified county deeds of all three Naples Sunrise condominiums in three windows: the 60 months from September 2021 through August 2026, the latest twelve months from September 2025, and the twelve months from September 2024. We tracked the 14 MLS rows in the export dated October 29, 2026 that join the Naples Sunrise county roll by address and unit, filed under the MLS Development names SUNRISE and GLADES, and we left out the 21 Glades rows on the same streets that the roll places in other condominiums.

A qualified resale in Naples Sunrise IV, recorded in county deeds for September 2025 through August 2026 at $205,000, counts once in that twelve-month window and once again in the 60 months from September 2021 through August 2026. A unit that the October 29, 2026 export marks as closed counts once among its 9 closed MLS rows, under whichever Development name the listing agent chose for it.

The same dollar amount can turn up in both sets for unrelated reasons. In the MLS export dated October 29, 2026, $207,000 is the median of the closed rows. In county deeds for September 2025 through August 2026, $207,000 is a single recorded price at Naples Sunrise, a Condominium. The match is a coincidence between two record sets, and this page never merges them.

The 21 Glades rows on Palm Drive and Penny Lane are left out for a plain reason. The county roll places those units in Glades sections, not in any of the three Naples Sunrise condominiums.

What this page leaves out

Several things stay off this page on purpose. Units in the Glades sections that share Palm Drive and Penny Lane are not counted, and neither is any other neighboring development; the wider list sits on our Naples communities page. Dues, leasing terms and pet terms do not appear as figures, since the associations do not publish them, and a later section covers what to ask each association.

This page states no building tally and no building height as fact. Sizes appear further down for each condominium on its own, never blended across all three, and a later section reads the February 2023 aerial image of the grounds.

Can you buy a Naples Sunrise condo in East Naples today?

You can when a unit is listed. The MLS export dated October 29, 2026 matched 3 Active rows and 2 Pending rows to the three Naples Sunrise condominiums, and the live search below refreshes from the current feed, so check it before relying on those dated counts.

Rows in the October 29, 2026 export

Dated October 29, 2026, the MLS export lists 9 closed Naples Sunrise rows at a median of $207,000 (from $154,500 to $290,000), 3 Active rows at a median list price of $220,000 and 2 Pending rows listed at $205,000 and $259,000.

Three MLS names for one place

The live search on this page filters on the MLS names SUNRISE, SUNRISE III and NAPLES SUNRISE inside a map box drawn around the three Naples Sunrise condominiums. In the export, agents filed these three condominiums under two Development names, and one of those names is also the label the MLS gives to Glades sections. The county roll still lists all three as separate condominiums, apart from The Glades, and each one has its own association.

Searching one label alone can miss units filed under the other. The map box keeps the search on the three condominiums, and the address and unit of any result still decide which condominium it belongs to.

Before you tour a unit

A short list of checks saves time before a showing. Ask the listing agent which of the three condominiums the unit belongs to, since dues, rules and records differ by association. Request the declaration, the latest budget and the written rules on leasing, pets and approval from that association, since we found no public association website for any of the three.

Check the flood records for the exact address rather than for the street. Confirm the story count and any inspection status with the association before you write an offer. Bring the county deed history for that condominium from the table further down, so a price talk starts from recorded resales rather than from asking prices. Send questions to our team.

Where is Naples Sunrise in Naples, FL 34112?

Naples Sunrise sits in East Naples under ZIP 34112, on Palm Drive and Penny Lane between US 41 East and Glades Boulevard. It lies east of Airport-Pulling Road, in unincorporated Collier County, and the Palm Drive exit to US 41 East is about 0.4 free-flow route miles from the centre of Naples Sunrise.

Palm Drive and Penny Lane

Two streets carry every Naples Sunrise address. Naples Sunrise, a Condominium and Naples Sunrise III front Palm Drive, which reaches US 41 East at its south end and Glades Boulevard at its north end. Naples Sunrise IV sits on Penny Lane, a side street that branches from Palm Drive about 0.5 free-flow route miles from the centre of Naples Sunrise.

Glades sections also have addresses on both streets. A street name alone therefore does not place a unit in one of the three condominiums, and the unit number on the county roll is the reliable test.

Unincorporated Collier County

Collier County, not a city, governs the land under Naples Sunrise. The postal name Naples and ZIP 34112 do not place a unit inside a city; the three condominiums sit in unincorporated Collier County, where the county property appraiser lists each unit on its roll. Fire service comes from a separate fire district that adds its own line to the tax bill, a point the tax section takes up with figures.

East Naples around the condominiums

County land and commercial parcels sit to the west and south of Naples Sunrise, and Glades sections sit to the north east and beside Naples Sunrise IV. By road, the Collier County Government Center grounds are about 0.6 free-flow route miles away and the Publix at Naples Towne Centre about 0.7 free-flow route miles, both measured from the centre of Naples Sunrise.

US 41 East at Airport-Pulling Road is about 0.9 free-flow route miles from that same centre, and Fifth Avenue South downtown about 3.1 free-flow route miles. No Palm Drive or Penny Lane address connects straight to Airport-Pulling Road; traffic leaves by US 41 East or Glades Boulevard.

What have Naples Sunrise condos sold for in county deeds?

County deeds record 55 qualified Naples Sunrise resales over the 60 months from September 2021 through August 2026. The parts below break those deeds into the latest twelve months, the twelve months before, calendar years and the three condominiums, and each window carries its own count and price spread.

The latest twelve months

This window runs from September 2025 through August 2026. Across the three condominiums, 9 qualified Naples Sunrise resales appear in county deeds for September 2025 through August 2026, at a median of $210,000 and a range of $179,000 to $290,000. Five of those deeds came from Naples Sunrise III, two from Naples Sunrise, a Condominium and two from Naples Sunrise IV, as the condominium table further down shows.

The twelve months before

The prior window covers September 2024 through August 2025. The twelve months before that, September 2024 through August 2025, hold 6 qualified Naples Sunrise resales in county deeds, at a median of $262,500 and a range of $196,900 to $314,000. Each condominium logged two qualified county deeds in that span, so no single condominium carries its own median for it.

Sales over 60 months

The longest window spans the 60 months from September 2021 through August 2026. County deeds for the 60 months from September 2021 through August 2026 record 55 qualified Naples Sunrise resales, at a median of $275,000 and a range of $179,000 to $350,000. With counts this small, the deeds show what sold and say nothing about where prices go next.

County deeds by calendar year

Calendar years cut the county deed records on January 1, so the 2021 row reaches back before the 60 months from September 2021 begin.

County deed year County qualified deeds County median or each price Range
2021 19 $175,000 $120,000 to $281,000
2022 12 $282,500 $210,000 to $350,000
2023 19 $285,000 $245,000 to $350,000
2024 8 $279,500 $205,000 to $327,500
2025 2 prices $196,900 and $250,000 under 5 sales
2026, January to August 9 $210,000 $179,000 to $290,000

Counts by year are small, and each row records what closed that year without pointing prices in any direction. The 2025 row shows two prices rather than a median, since only two qualified county deeds are recorded in that calendar year. The 2026 row stops at August, the last month in this set, and calendar years and rolling windows are cut on different dates, so their counts are not meant to add up to each other.

County deeds by condominium

Each condominium appears on its own row, with its unit count from the roll beside its deeds.

County condominium Roll units Latest twelve months, September 2025 through August 2026 Prior twelve months, September 2024 through August 2025 60 months, September 2021 through August 2026
Naples Sunrise (514000) 44 2, $179,000 and $207,000 2, $196,900 and $205,000 13, median $225,000, $179,000 to $302,500
Naples Sunrise III 120 5, median $227,000, $180,000 to $290,000 2, $275,000 and $310,000 30, median $277,000, $180,000 to $335,000
Naples Sunrise IV 40 2, $205,000 and $210,000 2, $250,000 and $314,000 12, median $285,450, $204,800 to $350,000

Naples Sunrise III, with 120 units, is the only one of the three with five or more county deeds in September 2025 through August 2026: 5 at a median of $227,000. Where a condominium has fewer than five county deeds in a window, the table lists the count and every price rather than a median.

Every cell in the last column carries a median, since each condominium logged more than five qualified county deeds over the 60 months from September 2021 through August 2026.

Why some rows show counts

A middle figure drawn from two or three prices moves with any single sale, so it says little about a condominium. This page prints a median only when a condominium has five or more qualified county deeds in a window; below that line, the row gives the count and each recorded price instead. In the latest twelve months, that leaves Naples Sunrise, a Condominium and Naples Sunrise IV with two listed prices each, while Naples Sunrise III, with five deeds in that window, carries a median.

Every recent sale a resale

Every qualified county deed in all three windows moved a unit from one owner to the next. That holds for the latest twelve months, for the twelve months before and for the full 60 months from September 2021 through August 2026. The roll dates the units from 1983 to 1994, so a buyer at Naples Sunrise in East Naples is choosing among units that have already changed hands.

Owners weighing a sale can start with a home valuation built from these same recorded resales.

What does the MLS show for Naples Sunrise condos?

The MLS export dated October 29, 2026 holds 14 rows that match the three Naples Sunrise condominiums by address and unit: 9 closed, 3 Active and 2 Pending. The tables below show how agents named those rows, what the bedroom and bath fields say, and how the rows split across the three condominiums.

MLS fields, October 29, 2026 export

This table lists the export fields that describe the matched rows.

MLS field in the October 29, 2026 export Value in the MLS MLS rows carrying it
MLS Development and Sub name SUNRISE and SUNRISE 3
MLS Development and Sub name SUNRISE and SUNRISE III 6
MLS Development and Sub name GLADES and NAPLES SUNRISE 5
MLS bedrooms field 2 Bed 14
MLS baths 2 full baths 14
MLS Building Design band, entered by listing agents low-rise 14
MLS field for a required club charge blank 14

The Building Design band is a value entered by listing agents, and the bedroom label is the export's own field rather than a county record.

MLS rows by condominium

Each MLS row was matched to a unit on the county roll by its address and unit number before it was counted here.

MLS rows matched to the roll, October 29, 2026 export MLS closed MLS Active MLS Pending MLS Condo Fee field, quarterly MLS Total Annual Recurring Fees field
MLS Naples Sunrise (514000) 2 3 1 2 rows, $1,700 and $1,703 6 rows, median $6,812
MLS Naples Sunrise III 5 0 1 3 rows, $1,500, $1,505, $1,515 6 rows, median $6,010
MLS Naples Sunrise IV 2 0 0 1 row, $3,094.98 2 rows, $12,380 on each

No condominium has five or more rows with a Condo Fee field in the October 29, 2026 export, so the table prints each value instead of a median for that field. Those fields are MLS entries, not association figures, and the fee section further down explains what the associations do and do not publish. All 3 Active rows in the export belong to Naples Sunrise, a Condominium on Palm Drive.

Bedroom and bath fields

Two fields in the export describe room counts. All 14 Naples Sunrise rows in the October 29, 2026 MLS export show 2 Bed and two full baths. That label is what listing agents entered, and it is the only bedroom source this page uses, so confirm the floor plan of any given unit with its listing before you rely on it.

Why county and MLS records differ

County deeds and MLS rows answer different questions. A county deed is a recorded transfer, flagged as qualified or not by the property appraiser, and it lands in a window by its sale date. An MLS row is a listing record an agent keeps, and the export captures it as it stood on October 29, 2026, whichever window its closing falls in.

Some sales never reach the MLS, and some MLS rows close outside the deed windows used here. This page therefore keeps the two sets apart and does not try to match them sale by sale.

What are the three Naples Sunrise condominiums?

Naples Sunrise is three separate resale condominiums in East Naples, ZIP 34112: Naples Sunrise, a Condominium with 44 units and Naples Sunrise III with 120 units on Palm Drive, and Naples Sunrise IV with 40 units on Penny Lane. Together they hold 204 units on the 2026 county roll, and each one answers to its own association and declaration.

The condominium table

County condominium County number Roll units Street Roll year built Roll unit sizes Homestead marks on the roll Millage area
Naples Sunrise (514000) 514000 44 Palm Drive 1983 981 square feet, 40 units; 1,264 square feet, 2 units; 1,451 square feet, 2 units 14 78
Naples Sunrise III 514300 120 Palm Drive 1983 to 1994 1,251 square feet, 110 units; 1,134 square feet, 6 units; 1,247 square feet, 2 units; 1,435 square feet, 2 units 47 78
Naples Sunrise IV 514600 40 Penny Lane 1984 to 1985 1,272 square feet, 40 units 16 78

Every row comes from the 2026 Collier County property roll, read one condominium at a time. The county number is the appraiser's own code for each condominium, and the short label Naples Sunrise (514000) stands for Naples Sunrise, a Condominium wherever a table needs a compact name. The homestead column is a plain count of units carrying that mark, not a share of owners. All three condominiums fall in the same millage area, so the tax section later on this page reads them together.

Naples Sunrise, a Condominium

Naples Sunrise, a Condominium holds 44 units on Palm Drive, according to the 2026 county roll. The appraiser lists it under county number 514000, and the tables here shorten it to Naples Sunrise (514000). Forty of its units share one plan of 981 square feet, as the roll records them, and the other four split evenly between two plan sizes shown in the table above. Every one of its units carries the same year built on the roll.

County deeds record 13 qualified resales in this condominium over the 60 months from September 2021 through August 2026, at a county median of $225,000. In each of the two twelve-month windows since September 2024, its county deeds hold two sales apiece, and the county deeds by condominium table earlier on this page lists both prices for each window. The October 29, 2026 MLS export matches 2 closed rows, 3 Active rows and 1 Pending row to its units. This page uses the full roll name, Naples Sunrise, a Condominium, so that plain Naples Sunrise can stand for all three condominiums together.

Naples Sunrise III

Naples Sunrise III is the 120-unit condominium on Palm Drive, per the 2026 county roll, and it holds more than half of the 204 units counted on this page. Its county number is 514300. The main plan covers 110 units of 1,251 square feet, as the roll records them, and three small groups of other sizes fill out the rest, each listed in the table. The roll dates nearly all of its units to 1984, with single rows in three other years.

Naples Sunrise III is the one condominium of the three whose latest twelve months of county deeds reach five sales, so its own county median for that window appears in the deed section above. Over the 60 months from September 2021 through August 2026, county deeds put the Naples Sunrise III median at $277,000. In the twelve months from September 2024 through August 2025, its county deeds hold two sales, both priced in the deed table. The October 29, 2026 MLS export matches 5 closed rows and 1 Pending row to Naples Sunrise III, with no Active row on that date. Current offerings can be checked on our property search. Its west side meets the county's Government Center grounds, covered in the parcel section below.

Naples Sunrise IV

Naples Sunrise IV holds 40 units on Penny Lane, the side street that leaves Palm Drive, according to the 2026 county roll. Its county number is 514600. Every unit shares one plan of 1,272 square feet, as the roll records them, so it is the one condominium of the three with a single unit size. The roll splits its year built between 1984 and 1985.

County deeds over the 60 months from September 2021 through August 2026 record 12 qualified resales in Naples Sunrise IV at a county median of $285,450. Each twelve-month window since September 2024 holds two county deeds for Naples Sunrise IV, with both prices in the deed table. The October 29, 2026 MLS export matches 2 closed rows to Naples Sunrise IV and shows no Active or Pending row for it on that date. Questions about what owners on Penny Lane share go to the Naples Sunrise IV association, as the aerial section below sets out.

How large are Naples Sunrise condos, and when were they built?

Each Naples Sunrise condominium on Palm Drive and Penny Lane has its own main plan on the 2026 county roll, so sizes are read one condominium at a time and never pooled. The roll dates the units from 1983 to 1994, with almost every unit dated from 1983 through 1985, and it carries no field for building height.

Sizes on the county roll

On the 2026 county roll, Naples Sunrise, a Condominium has 40 units of 981 square feet, 2 of 1,264 and 2 of 1,451; Naples Sunrise III has 110 units of 1,251 square feet, 6 of 1,134, 2 of 1,247 and 2 of 1,435; and Naples Sunrise IV has 40 units of 1,272 square feet.

These are the appraiser's unit areas, the same figures the condominium table carries, and they come from the roll rather than from a tape measure inside any unit.

Sizes differ by condominium

A unit in one Naples Sunrise condominium is not a guide to the size of a unit in another. Most units in Naples Sunrise, a Condominium measure 981 square feet, as the roll records them. In Naples Sunrise III the main plan is 1,251 square feet, a size the roll gives to 110 of its 120 units. Every Naples Sunrise IV unit is 1,272 square feet, according to the roll.

Pooling those three figures into one number would describe a unit that exists in none of them, so this page keeps each size beside its own condominium. The handful of other sizes in Naples Sunrise, a Condominium and Naples Sunrise III belong to a few units each and sit in the table. When a listing names a size, first confirm which of the three condominiums holds the unit, then compare it only with units in that same condominium.

MLS living area beside the roll

The MLS carries its own living area field, typed in by the listing agent for each row. On a few of the 14 Naples Sunrise rows in the October 29, 2026 export, that entry does not match the area the roll gives for the same unit. Treat the listing figure as the agent's entry and the roll figure as the appraiser's record, and ask the seller which one a floor plan or an appraisal supports.

Year built on the roll

The county roll dates all 44 units of Naples Sunrise, a Condominium to 1983, 117 of the 120 units of Naples Sunrise III to 1984 with one each in 1983, 1985 and 1994, and the 40 units of Naples Sunrise IV to 1984 (5 units) and 1985 (35 units).

The year built is the property appraiser's field for each unit row; it is not a permit record, and this page makes no claim about later work inside any unit.

Building height and the MLS band

No Naples Sunrise unit has a story field on the 2026 county roll. The October 29, 2026 MLS export gives all 14 Naples Sunrise rows a low-rise Building Design band, a range entered by listing agents and not a story count.

For the height of any one building, ask the association that governs it, and read the Florida law section on this page before an offer, since two state inspection laws turn on height.

What does the 2023 aerial image show at Naples Sunrise?

A February 2023 aerial image of the Palm Drive grounds shows a pool and a small building on the Naples Sunrise III land and carports at Naples Sunrise, a Condominium. The county roll lists no separate amenity parcel, and the three associations publish nothing on shared spaces, so each declaration is the record to request before an offer.

What the February 2023 image shows

The February 14, 2023 aerial image shows a cloverleaf-shaped pool with a small building beside it on the Naples Sunrise III grounds and carport structures on the grounds of Naples Sunrise, a Condominium.

That is a reading of one dated frame, not a survey, and it says nothing about who may use what it shows or what the small building holds. This page does not read the frame for the Penny Lane grounds, so anything about Naples Sunrise IV is left to its association.

What the county roll lists

The county roll carries no recreation parcel and no amenity row for any of the three Naples Sunrise condominiums.

Each unit is its own roll row, so the roll alone cannot tell a buyer what the common land of each Naples Sunrise condominium holds or who maintains it.

What listings describe

As listing data read November 6, 2026, listings describe a pool and a cabana on Palm Drive and a clubhouse and spa in Naples Sunrise III, fields entered by listing agents and not association records.

A listing description is marketing copy written for one sale, so treat those words as a lead to check with the association, not as a record of what any Naples Sunrise condominium owns.

Questions to ask about shared spaces

Before an offer in Naples Sunrise, ask for the declaration of the condominium that holds the unit. The declaration and its exhibits name the common elements, and the association can say which of them owners share, how they are assigned and who keeps them up. For a unit in Naples Sunrise, a Condominium, ask whether the carports seen in the 2023 image are assigned to units. For a unit in Naples Sunrise III, ask which owners may use the pool and the small building seen in the 2023 image. For a unit in Naples Sunrise IV on Penny Lane, ask the association what owners there may use. To line up those requests before a showing, contact our team.

What borders Naples Sunrise on the county parcel map?

On the Collier County parcel map, Naples Sunrise in East Naples meets the Collier County Government Center grounds, a shopping-center parcel, Cambria parcels, separate sections of The Glades and another condominium. Naples Winterpark lies to the north. Each neighbor is a separate property with its own owners and records.

Parcel lines around the condominiums

The county parcel map draws each condominium as its own outline. On the county parcel map, Naples Sunrise III borders the Collier County Government Center grounds to the west and north west and a shopping-center parcel to the south west. The county parcel map shows Naples Sunrise, a Condominium bordering a Glades section to the north east, Cambria road and utility parcels to the south east and a vacant commercial parcel to the south. The county parcel map shows Naples Sunrise IV, on Penny Lane, bordering two Glades sections and another condominium to the south. County parcel lines also show Naples Sunrise, a Condominium touching a 0.29-acre lake parcel on the neighboring Cambria plat.

A shared boundary on the map is a line between owners, not a statement about what any unit faces or what any owner may use.

The Glades next door

Sections of The Glades share Palm Drive and Penny Lane with the three Naples Sunrise condominiums. County parcel lines show golf-course parcels owned by Glades Golf and Country Club, Inc. sharing a boundary with Naples Sunrise, a Condominium and Naples Sunrise IV (84 units), while Naples Sunrise III touches none. The three are separate condominiums on the county roll, not sections of The Glades Golf and Country Club; the club fee field is blank on all 14 rows of the October 29, 2026 MLS export, while MLS listings for two Naples Sunrise IV units at 185 Penny Lane name a golf course in the fee or the remarks, so ask the Naples Sunrise IV association what its fee covers before relying on any golf access.

That neighbor has its own page on our site, The Glades, and its sections on the same streets are left out of every count here. Other developments in the area appear on our Naples communities list.

Fairway Oaks, a separate condominium on Albi Road, has its own page on our site: Fairway Oaks condos for sale.

Naples Winterpark to the north

Naples Winterpark, a separate group of condominiums to the north, sits about 0.728 mile from Naples Sunrise in a straight line, and its recreation parcel is about 1.1 free-flow route miles from the centre of Naples Sunrise.

That neighbor is covered on our Naples Winterpark page, and none of its records feed any figure on this Naples Sunrise page.

In straight-line terms, the centre of Naples Sunrise sits about 0.327 mile from Glades Boulevard and about 0.428 mile from Airport-Pulling Road South.

A straight line ignores the street grid, so the road distances in the route table below run longer than these.

What is near Naples Sunrise, and how far by road?

From the centre of Naples Sunrise in East Naples, Palm Drive reaches US 41 East in about 0.4 free-flow route miles, and downtown Fifth Avenue South lies about 3.1 free-flow route miles away. The Domain Realty Group route table below lists each place by road, with a second distance on foot only where one was measured.

The route table

Each row gives road distance from the centre of Naples Sunrise with no traffic in it, measured along streets rather than across parcels.

Palm Drive, Penny Lane and the main roads

Palm Drive runs between the two main roads that frame the three condominiums. Palm Drive meets US 41 East about 0.4 free-flow route miles from the centre of Naples Sunrise (0.46 walking miles) and Glades Boulevard about 0.7 (0.73 walking miles), and Penny Lane leaves Palm Drive about 0.5 free-flow route miles from the centre. No Naples Sunrise street meets Airport-Pulling Road, and the Domain Realty Group route table puts US 41 East at Airport-Pulling Road about 0.9 free-flow route miles from the centre of Naples Sunrise.

US 41 East, signed as Tamiami Trail East here, is the south way out of Naples Sunrise in the route table, and Glades Boulevard is the north way out. Airport-Pulling Road South at Davis Boulevard is about 1.3 free-flow route miles from the centre of Naples Sunrise, or 1.33 walking miles, for trips toward the north side of town.

The Government Center grounds

The county's main office campus lies just west of Naples Sunrise III. The Collier County Government Center grounds, which Naples Sunrise III borders, are about 0.6 free-flow route miles from the centre of Naples Sunrise, or 0.45 walking miles.

Those grounds belong to the county, not to any of the three Naples Sunrise condominiums, and county offices there keep their own hours.

Groceries, parks and the garden

The route table carries two supermarkets, two county parks and a botanical garden near Naples Sunrise. Publix at Naples Towne Centre on Tamiami Trail East is about 0.7 free-flow route miles, or 0.64 walking miles, from the centre of Naples Sunrise, and Publix on Davis Boulevard is about 1.7 free-flow route miles.

Sugden Regional Park is about 1.6 free-flow route miles from the centre of Naples Sunrise, and East Naples Community Park on Thomasson Drive is about 2.1 free-flow route miles. Naples Botanical Garden on Bayshore Drive lies about 3.0 free-flow route miles from the centre of Naples Sunrise. Each of those places sets its own hours and entry terms, so check with the operator before a visit.

Fifth Avenue South and the Naples Pier

Downtown Naples lies to the west of Naples Sunrise along US 41. Fifth Avenue South at 9th Street South is about 3.1 free-flow route miles from the centre of Naples Sunrise. As read November 6, 2026, the Naples Pier deck, about 4.3 free-flow route miles from the centre of Naples Sunrise, has been closed for rebuilding since the January 2026 groundbreaking, while the beach beside it stays open.

The Gulf shore is a road trip from Naples Sunrise rather than a neighborhood errand.

Hospitals, airports and shopping

Hospitals, two airports and a shopping mall fill the longer rows of the route table. By road, NCH Baker Hospital downtown is about 4.0 free-flow route miles from the centre of Naples Sunrise and Physicians Regional Medical Center on Collier Boulevard about 6.2 free-flow route miles.

Naples Municipal Airport's terminal is about 2.6 free-flow route miles from the centre of Naples Sunrise, and Southwest Florida International Airport is about 35.1 free-flow route miles. Coastland Center, listed for shopping in the route table, is about 5.0 free-flow route miles from the centre of Naples Sunrise.

I-75 and the way out

Interstate trips from Naples Sunrise begin on local roads. The I-75 on-ramp at Golden Gate Parkway, exit 105, lies about 5.2 free-flow route miles from the centre of Naples Sunrise, and the Collier Boulevard on-ramp, exit 101, about 6.1 free-flow route miles.

Which ramp to use depends on the direction of travel, and the route table notes which one heads north toward the airport and which heads south and east.

Which schools and public services reach Naples Sunrise?

The district's assignment lookup placed the tested Naples Sunrise points in East Naples, ZIP 34112, in one elementary, one middle and one high school, each graded by the state for 2025-26. The exact address decides the assignment, a fire district provides fire service, and a county agency handles law enforcement in unincorporated Collier County.

The district lookup

For 2026-27, the district's assignment lookup, carried from October 21, 2026, placed the tested Naples Sunrise points in Shadowlawn Elementary, East Naples Middle and Lely High, which the state graded A, A and B for 2025-26. East Naples Middle is about 1.3 free-flow route miles from the centre of Naples Sunrise, Shadowlawn Elementary about 1.5 and Lely High about 5.1.

The lookup is a district tool that matches an address to its zoned schools; it is not a ranking and not a promise of a seat in any program.

Published state grades

The Florida Department of Education issues a letter grade for each public school once a year.

School level Assigned school State grade, 2025-26
Elementary Shadowlawn Elementary A
Middle East Naples Middle A
High Lely High B

Confirming one address

Zone lines can move between school years, and the tested points covered parts of Palm Drive and Penny Lane rather than every unit. Before relying on that assignment, confirm it for the exact address with Collier County Public Schools.

Fire and sheriff service

Naples Sunrise lies outside the city limits, so district and county agencies serve it rather than city departments. Fire service comes from the Greater Naples Fire Rescue District, which carries its own millage line, and law enforcement in unincorporated Collier County comes from the Collier County Sheriff's Office.

What is planned near Naples Sunrise in East Naples?

Three dated area items touch the roads and the airport around Naples Sunrise in East Naples, ZIP 34112: approved resiliency work at Naples Airport, a US 41 resurfacing in the regional transportation program and a Davis Boulevard widening listed as an unfunded need. None of them is a project on Naples Sunrise land, and each can change.

Naples Airport work

As area news, Business Observer reported on May 13, 2026 that the Naples Airport Authority had approved $25.4 million in resiliency work, including raised runway edge lights and a raised electrical vault, due for completion at the end of 2027.

The work is at the airport, about 2.6 free-flow route miles by road from the centre of Naples Sunrise, and it touches no Naples Sunrise parcel.

US 41 East in the county program

As area news, the Collier Metropolitan Planning Organization's transportation program for fiscal 2027 to 2031 lists a US 41 resurfacing from Fifth Avenue South to east of Davis Boulevard for construction in fiscal 2029.

That stretch runs from downtown toward Davis Boulevard, and later editions of the program can shift its timing, so a buyer can read the current edition before counting on any date.

Davis Boulevard in the long range plan

As area news, the Collier Metropolitan Planning Organization's 2050 long range plan, approved December 11, 2025, carries Davis Boulevard from Airport-Pulling Road to Santa Barbara Boulevard as an unfunded need for six lanes.

An unfunded need is a line in a long range plan with no money assigned to it and no start date. Davis Boulevard at Santa Barbara Boulevard is about 3.5 free-flow route miles from the centre of Naples Sunrise, east of the Airport-Pulling Road end of that segment.

Who runs Naples Sunrise, and what fees are published?

Three separate associations govern the three condominiums on Palm Drive and Penny Lane in East Naples, 34112, one board for each. None of them posts dues, a budget or its rules where the public can read them, so the only fee figures in print are MLS fields that listing agents typed in for the October 29, 2026 export.

Three condominium associations

Naples Sunrise, Inc., Naples Sunrise III, Inc. and Naples Sunrise IV, Inc. are the three condominium associations, one for each condominium. Each board answers to the owners of its own condominium, and a unit in one of the three carries no vote in the other two. A buyer on Penny Lane therefore deals with a different board than a buyer on Palm Drive, and the two Palm Drive condominiums keep separate boards as well. The declaration filed for each condominium sets the share of common costs that every unit carries, and the yearly budget works from that share. Before asking for documents, confirm with the seller which of the three a given unit address belongs to, so the request reaches the right board the first time.

Dues and the public record

We searched on November 6, 2026 and found no public website, master association page or management-company page for any of the three Naples Sunrise associations, and none of them published dues or rules on approval, leasing, pets, guests or vehicles. That leaves a buyer without a published dues figure for any of the three boards. The amount an owner pays, how often it is billed and the budget behind it all sit in records the board adopts each year and hands to owners. A seller can usually supply the latest dues statement and the adopted budget, and the association can confirm both in writing. Treat any dues number heard in conversation as unconfirmed until it appears on association paper. To compare what else is on the market while those papers arrive, browse condos for sale across Naples.

MLS fee fields, October 29, 2026 export

The October 29, 2026 MLS export shows a Total Annual Recurring Fees median of $6,800 on 14 of 14 Naples Sunrise rows, an MLS figure and not any association's own.

MLS fee field, SUPPORTING, export of October 29, 2026 MLS rows carrying it MLS figure
MLS Total Annual Recurring Fees field, median 14 $6,800
MLS Total Annual Recurring Fees field, range 14 $5,900 to $12,380
MLS Condo Fee field, quarterly, median across the three 6 $1,608
MLS Condo Fee field, quarterly, range 6 $1,500 to $3,095

The word SUPPORTING in the table header marks these as supporting listing data rather than a statement from any board. Agents fill these fields by hand, so the same unit can carry different entries in different listings, and one stray entry can shift a summary figure. The export does not say which charges each agent counted inside a field. Read the table as a way to frame questions for the association, never as a budget.

Rules that are not published

Fee figures above come only from the MLS export of October 29, 2026. Since none of those figures comes from an association, ask each association for its declaration, budget and rules before an offer. Approval of a buyer, leasing, pets, guests and vehicles are all governed by each condominium's declaration, its bylaws and any board rules adopted under them. Listing fields that mention leasing, pets or parking are entries made by agents, not rules of any association, so this page does not repeat them. Ask the association, in writing, for its latest rules and any application form, and read both before signing a contract. A buyer who plans to lease a unit or bring a pet should have the association's answer on paper first.

Special assessments

Board meeting records and the yearly budget are the first places to look on this question. No public source we found as of November 6, 2026 announced a special assessment at any of the three Naples Sunrise condominiums. An absence in public sources is not a promise. Ask each association whether its board has discussed or approved any added charge, and ask the seller to state the same in writing in the contract. The closing certificate the association issues, covered in the law section below, also lists amounts owed on the unit as of its date.

Records the associations keep

Florida law treats the books of a condominium association as official records that owners may inspect. Since January 1, 2026, s. 718.111(12)(g) has required a condominium association with 25 or more units to post official records on a website or app, and each Naples Sunrise condominium is above that size, so ask the association for its records website. Official records cover items such as the declaration, bylaws, rules, budgets, financial reports, insurance policies and board meeting records. A purchaser is not yet an owner, so the seller is often the easier route to these papers before closing. Ask for them early in the contract period, since a board can take time to answer. Our Naples condominium agents can request the set with the seller's consent and flag the pages worth reading first.

What Florida condominium law matters on a Naples Sunrise resale?

Florida's condominium statute gives a resale buyer a short window to cancel, limits the cost of the certificate an association issues at closing, sets inspection duties tied to building height and divides insurance duties between the association and owners. Each point below is a statute fact for any Florida condominium, not a finding about Naples Sunrise in East Naples.

The resale cancel window

This right turns on when the buyer receives the condominium documents. Under s. 718.503, a resale buyer who signs before holding the condominium documents for more than 7 days may cancel in writing within 7 days after signing and receipt, not counting weekends and legal holidays, at any time before closing. Note the date the documents arrive and keep proof of delivery, since the clock runs from receipt as well as from signing. A buyer who already held the full set for longer than that period before signing does not get this window. Send any cancellation the way the contract names for notices, and keep a copy.

Estoppel certificates

Near closing, the association issues a written statement of what a unit owes as of a stated date. The estoppel certificate fee cap in s. 718.116 reads $250 in the statute text, and the statute adjusts that cap every 5 years. The same section lets an association add set amounts for a rush request or for an account that is behind, so a closing statement can show more than the base cap. Who pays for the certificate is a matter for the purchase contract, so read that line before signing. The title company usually orders the statement, and a buyer can ask to see it before the closing date.

Milestone inspections and reserve studies

Both duties key to the number of habitable stories in a building, a figure no public record on this page gives for Naples Sunrise. Two Florida laws turn on building height, s. 553.899 for milestone inspections and s. 718.112(2)(g) for structural integrity reserve studies, and both reach condominium buildings of three or more habitable stories, so confirm the story count and any inspection status with the association. The county roll carries no story field for these condominiums, and the band agents enter in listings is not a count, so neither settles the question. Ask each association for any inspection report, the board's funding plan for major repairs and its written response, and read them beside the latest budget.

The county inspection list

Collier County keeps a public list of buildings it has flagged for inspection under state law. Collier County's milestone building list, as of January 2026, shows no Naples Sunrise address, and that list is not a finding about any building. An address can be missing for reasons the list does not state, such as its own criteria or the date it was last updated. Ask the association directly, and ask for the date of any engineer's visit to the buildings.

Who insures what in a Florida condominium

The statute names who carries which policy. Under s. 718.111(11), the association's master policy covers the buildings while each owner insures the unit interior, so request the master policy declarations from the association before closing. The declarations page shows the carrier, the policy dates, the limits and the deductible. A buyer's own insurance agent can then quote the unit policy against those terms. Flood insurance is a separate policy, covered in the flood section below.

What are property taxes at Naples Sunrise, with worked rows?

Property tax at Naples Sunrise in East Naples runs off one rate for all three condominiums, set by the millage area on the 2026 roll. The bill each owner pays depends on the appraiser's taxable value and any homestead mark, not the price paid. The worked rows below show the arithmetic on two county deed figures.

One millage area

Every unit sits in the same tax district. On the 2026 roll, all 204 Naples Sunrise units sit in millage area 78 at 10.4721 mills in unincorporated Collier County, a total that includes the Greater Naples Fire Rescue District line of 2.0000. A mill is one dollar of tax on each thousand dollars of taxable value. That one rate makes the three condominiums easy to compare on tax: the difference between two bills comes from taxable value and homestead, never from location.

Millage lines for area 78

Eleven lines make up the total.

County 2026 levy line Mills in area 78
County line: Collier County general fund 3.0107
County line: School board, local board 2.2480
County line: Greater Naples Fire Rescue District 2.0000
County line: School board, state law 1.8990
County line: Unincorporated Collier general services 0.6844
County line: Conservation Collier 0.1772
County line: Collier Mosquito Control District 0.1331
County line: Collier County Lighting 0.1025
County line: Big Cypress Basin 0.0978
County line: South Florida Water Management District 0.0948
County line: County water pollution control program 0.0246
County millage, every line 10.4721

The 2026 roll shows no CDD levy and no MSTU line in millage area 78. Each line belongs to a separate taxing body, and each body sets its own rate every year, so the total for a later year can differ. The school lines come in two parts, one set by the local board and one required by state law. Fire service is one of the larger lines, and the Collier County Lighting line of 0.1025 is one of the smaller ones.

Roll tax figures by condominium

The table splits the 2026 roll by condominium.

County condominium Roll units Homestead marks on the roll 2026 county tax, median 2026 county just value, median
Naples Sunrise (514000) 44 14 $1,739.56 $166,112
Naples Sunrise III 120 47 $1,860.28 $181,642
Naples Sunrise IV 40 16 $1,996.22 $192,624

These are roll figures for tax and for just value, the appraiser's estimate of market value as of January 1, not sale prices. Each figure is the middle of that condominium's own units, so a single unit's bill can sit well above or below it. Naples Sunrise, a Condominium appears in the table under its county number.

Homestead on the roll

Florida's homestead benefit goes to a primary residence owned by the person who claims it. The median 2026 county tax across the 204 units is $1,760.49, with $920.75 on the 77 units that carry a homestead mark on the roll and $1,902.18 on the others. The benefit takes a set amount off taxable value and limits yearly growth in assessed value while the same owner keeps the unit. It does not pass to a buyer: after a sale, assessed value resets to just value, and a new owner who lives in the unit must file with the Collier County Property Appraiser. A seller's tax bill is a poor guide to a buyer's first bill. Owners weighing a sale can request a home valuation to set beside the roll.

Worked tax rows

Two sale figures serve as the examples. Each worked row is an INFERRED ad valorem estimate at 10.4721 mills in millage area 78; the appraiser sets taxable value and the tax bill governs.

Example value Value Millage area Mills Ad valorem estimate, no exemption Ad valorem estimate, with homestead
County T12 median resale, all three condominiums $210,000 78 10.4721 $2,199.14 $1,770.29
County 60-month median resale, all three condominiums $275,000 78 10.4721 $2,879.83 $2,450.97

The first row starts from the county deed median for September 2025 through August 2026 across the three condominiums, and the second from the county deed median for the 60 months from September 2021 through August 2026. In the plain column, the sale figure stands in for taxable value and is multiplied by the millage, one mill for every thousand dollars. The homestead column lowers taxable value by the homestead amount first, then runs the same arithmetic. Neither row is a bill. The appraiser's taxable value, not the price on a deed, sets what an owner pays. To estimate a bill for a given unit, take its taxable value from the appraiser's record, apply the same millage, then compare the result with that unit's last bill. Tell us which unit you are weighing and we can pull its record.

What do flood and storm records show for Naples Sunrise?

Flood records for Naples Sunrise on Palm Drive and Penny Lane come from two tested points on FEMA's map, one in each of two condominiums, with no point in the third. Those points, the county's hurricane planning layer, loan and insurance rules, the building era and the storm record are set out below, by address where possible.

The tested flood points

Two addresses were run against the FEMA map for this page. At the two points tested, 111 Palm Drive in Naples Sunrise, a Condominium (panel 12021C0582J) and 173 Penny Lane in Naples Sunrise IV (panel 12021C0394J), FEMA's flood map shows Zone AE with a base flood elevation of 8 feet, both panels effective February 8, 2024. No point was tested in Naples Sunrise III, with 120 units, so confirm the zone for any unit by address with an elevation certificate. A map panel shows the mapped hazard for a parcel, while an elevation certificate shows how one building sits against it. The two can lead to different insurance results for buildings on the same street.

Evacuation by address

Collier County assigns hurricane planning areas by address. Both tested points fall in evacuation Zone C on Collier County's layer, so confirm the evacuation zone for a given address with Collier County. The county can redraw that layer, so check it again before a closing and before each storm season. Sign up for county alerts at the same time, since orders are issued by area.

Lenders and flood insurance

Flood records shape the terms of most home loans. For a building in an AE zone, a lender writing a federally backed mortgage will generally make flood insurance a condition of the loan. Fannie Mae's Selling Guide asks a condominium in a special flood hazard area to carry a master flood policy at the lesser of 80 percent of replacement cost or the federal maximum per unit. Whether each association carries a flood policy, and on what terms, is not published, so ask for the declarations page. Quotes vary by building and by policy terms, so get one before the inspection period in the contract ends. A cash buyer is not bound by these loan terms, yet the same records still bear on insurance and on a later sale.

Community Rating System

The county's floodplain work earns a rating that carries through to policyholders. In FEMA's Community Rating System (CRS), unincorporated Collier County holds Class 5, which takes 25 percent off eligible NFIP flood policies, so confirm at quote time. The rating can change at each FEMA cycle, and policies written outside the federal program do not have to follow it. Ask the insurance agent to show the rating line on the quote.

Building era and wind

The roll's year-built field sets the building era for each unit. Every Naples Sunrise unit on the county roll was built before the Florida Building Code took effect on March 1, 2002, and every unit but one, a 1994 row in Naples Sunrise III, was built before 1992, so a wind mitigation inspection is a sensible step for any buyer. A wind mitigation report records roof covering, roof deck attachment, roof to wall connections and opening protection, and insurers use those features to set credits on the wind part of a policy. Ask the association whether it holds a report for the building in question and when that report was written.

Checking each address

Flood facts follow the parcel and the building, not the name on a listing, so run each unit at Naples Sunrise in 34112 on its own. Ask the seller for an elevation certificate if one exists; if none does, a licensed surveyor can prepare one for the building. The flood determination ordered for a mortgage reads the map at that exact address, and its result settles whether flood insurance becomes a loan condition. FEMA's online map lets anyone enter an address and print a dated map extract for the file. Collier County's floodplain staff can also answer map questions for a given parcel.

Hurricanes Irma and Ian

We searched established news and government reports for any account naming these three condominiums. No established news outlet or government report we found names Naples Sunrise when describing Hurricane Irma in 2017 or Hurricane Ian in 2022. That gap is not evidence either way about how any building fared. Ask the association what repairs or insurance claims followed each storm, and read the board's records for those years.

The airport during Ian

One area account from that storm comes from a public agency. As area history, a Naples Airport Authority release dated August 14, 2025 said surge from the Gordon River and Naples Bay put parts of Naples Municipal Airport under three to five feet of water during Ian. That release describes another property and makes no statement about Naples Sunrise. Area history is context, and the address checks above are what count for a given unit.

Which other places carry a similar name?

Searches for this name can surface a Broward County city, a community at Port of the Islands and Glades sections on the same two streets. This page covers only three county condominiums on Palm Drive and Penny Lane in East Naples, 34112.

The name on this page

Three condominiums in 34112 carry it. Naples Sunrise is not Sunrise, Florida, the Broward County city, or Sunrise Cay at Port of the Islands, and it is not part of The Glades Golf and Country Club, although Glades sections share Palm Drive and Penny Lane; Naples Winterpark, Fairway Oaks and Hidden Oaks are separate neighboring condominiums, and the county roll has no Naples Sunrise II.

Look-alike labels in the MLS

The MLS export files the three Naples Sunrise condominiums under two Development names, while Glades sections on Palm Drive and Penny Lane carry MLS names of their own.

What should a buyer check before an offer at Naples Sunrise?

Most of what decides a Naples Sunrise resale on Palm Drive or Penny Lane sits with the association rather than the county. Before an offer, gather the condominium documents, a flood answer for the unit, the inspection status and the owner terms.

Ask for the resale packet

Ask the association for the declaration, bylaws, budget and meeting records, and note the day they arrive.

Check flood by address

Flood records here come from the tested points only, so order an elevation certificate and a flood quote for the unit.

Ask about building height and inspections

Public records we found are silent on building height at Naples Sunrise, so confirm the story count and any inspection status with the association.

Read the rules before you sign

Our November 6, 2026 searches found no published leasing, pet, guest, vehicle or approval terms for any Naples Sunrise condominium, so read the declaration and written rules before signing.
