What should Enbrook home buyers in Naples, FL know first?
Enbrook is one plat of attached twin villas that D.R. Horton finished between 2021 and 2024 around two lakes held by its community development district. Every home here is a resale now. Buyers should expect a homeowners' association, a district assessment on the tax bill and a short list of sales each year.
Twin villas on one plat
Enbrook is a community of 298 attached twin villas on one plat in South Naples, in unincorporated Collier County, Naples, FL 34114.
That single sentence carries most of what a buyer needs to frame a search. There is one product type, so there are no estate lots, no tower units and no second phase to sort through. The county records every villa on a lot of its own. The streets are short and few, the plat is closed, and the builder sold its last villa years ago.
A plain way to think of Enbrook is as a resale market with a fixed supply. Nothing new is being added to the plat, and nothing on it is held back for a later release. The number of homes that can ever list here is the number already standing.
Enbrook county and MLS figures at a glance
The table below sets the core counts side by side. Each row names its source and its window, so a reader can see where every number comes from before reading further down the page.
| Enbrook figure | Source and window | Value |
|---|---|---|
| County twin villas | 2026 county roll | 298 |
| County common parcels | 2026 county roll | 18 |
| County resale deeds | September 2025 through August 2026 | 12 at a median of $416,500 |
| County resale deeds | September 2024 through August 2025 | 14 at a median of $435,000 |
| County resale deeds | September 2021 through August 2026 | 58 at a median of $440,000 |
| County builder first deeds | 2021 to 2024 | 285 |
| MLS closings | October 29, 2026 export | 10 at a median of $416,500 |
| MLS active and pending | October 29, 2026 export | 14 active, 1 pending |
How we counted Enbrook
We tracked 12 qualified county resale deeds on the Enbrook plat from September 2025 through August 2026, 14 in the prior twelve months and 58 across 60 months, and kept the 285 builder first deeds from 2021 to 2024 out of every resale figure.
We tracked 25 MLS rows filed under the Enbrook development name in the October 29, 2026 export: 10 closings, 14 active listings and 1 pending.
The county side starts from the plat itself. We pulled every parcel on the Enbrook plat from the 2026 roll, then matched the recorded deeds on those parcels against the county's qualified sale codes. A deed from D.R. Horton to its first buyer counts as a builder first deed; a later deed between owners counts as a resale. Only qualified resales enter the medians.
The MLS side starts from the development name. Agents file each listing under a name, and we kept the rows filed under Enbrook in a single export taken on October 29, 2026. The two counts answer different questions, so this page keeps them in separate tables.
What this page leaves out
Some things are not printed here on purpose. We do not print association dues from any source other than listing fields, and those sit further down this page with their date. We do not print an evacuation zone, a water or sewer provider, or a flood zone for the whole neighborhood, since each of those is read by address.
We also leave out any claim that a figure is rising or slipping. Twelve deeds a year is too few to carry that kind of reading. Where a record was not available to us, such as the association's own rules text, the page says so and points you to the party who holds it.
What Enbrook homes are for sale in Naples right now?
Live Enbrook listings come from the MLS search below, which filters by the development name and a map box around the plat. On October 29, 2026 the export held 14 active listings and 1 pending. Listings change through the day, so treat any count on this page as a dated snapshot.
Search the live listings
The search below pairs the MLS name Enbrook with a map box, since the box alone also reaches Gulf Winds East and South Bay Plantation, separate communities at the plat's edge; check each result's street before a showing.
- Every Enbrook villa for sale
- Enbrook listings new in the last 30 days
- Enbrook villas priced under $427,500
- Enbrook villas priced at $427,500 or more
Each link opens a live result set. The first returns every current Enbrook listing, and the second keeps only those that came online in the last month. The last two split the list at $427,500, the price split set for these searches, so a buyer can open one half at a time.
Listings in the October 29, 2026 export
The same MLS export shows 14 Enbrook listings active at a median list price of $422,450 and 1 pending on October 29, 2026.
Every listing is the same attached villa, so the choice comes down to street, lot position, condition and price. Asking prices in the export spread across three MLS bands, which the band table further down sets out.
What the search label returns
The MLS label does most of the sorting work. Listing agents type the development name into each record, and the searches above keep only listings filed under that name inside the map box. A listing filed under another development name is a separate community, not Enbrook, even when it shows up close by on the map.
Two of the 25 MLS rows carry a different building design entry for the same attached villa the other 23 rows enter as Villa Attached.
That design entry does not change what the villa is. Every home on the plat is the same attached product, so a buyer filtering by building design could miss one of these rows. Searching by the development name, as the links above do, keeps them in the results.
Questions to ask before a showing
A short list of questions saves a wasted trip. Before you book a time, ask the listing agent:
- Which street is the villa on, and does the address read Enbrook Loop, Tranquil Brook Drive or Rolling Brook Lane?
- Does the county parcel map show the lot touching a parcel the county codes as a lake?
- What do the latest association statements and estoppel figures say, and are any special charges pending?
- What does the most recent tax bill show for the district's non-ad valorem line?
- When was the roof installed, and is there a wind-mitigation report on file?
- What flood zone does the survey or lender's determination show for this exact address?
Where is Enbrook in South Naples, FL 34114?
Enbrook sits on the south side of Manatee Road, just east of Collier Boulevard, in unincorporated Collier County with a Naples, FL 34114 address. It lies outside the Naples city limits. Three streets serve the plat, and the main road link is Manatee Road, which meets Collier Boulevard to the west and US 41 East to the east.
South of Manatee Road in unincorporated Collier County
Measured in straight lines from county parcel maps, Enbrook sits south of Manatee Road, 0.05 miles east of Collier Boulevard and 1.66 miles west of US 41 East, with Rattlesnake Hammock Road 4.26 miles to the north.
In the Domain Realty Group route table, Collier Boulevard at Manatee Road is about 0.5 free-flow route miles and the I-75 ramp at exit 101 about 8.5 free-flow route miles from the centre of Enbrook.
Listing remarks describe a gated entrance on Manatee Road; we did not find the gate in the association's or the district's published documents, so confirm it with the association.
Since the plat lies in unincorporated Collier County, county government handles zoning and permits. A Naples postal address does not place a home inside the Naples city limits, so county offices are the ones to call for records on an Enbrook address.
Enbrook Loop, Tranquil Brook Drive and Rolling Brook Lane
Three named streets carry every Enbrook address. Enbrook Loop is the long main street and holds the largest share of villas. Tranquil Brook Drive runs as the second spine, and Rolling Brook Lane is a short street with the fewest homes. The resale tables below name the street on every deed, so a buyer can see how sales spread across the three.
In prose we write the streets in mixed case. The county roll prints them in capital letters, and the deed tables shorten Drive to Dr, but they are the same streets.
Neighbors along Manatee Road
Several other neighborhoods line Manatee Road, and buyers sometimes mix their names with Enbrook in searches. Riverwood, Enchanting Shores and Summerlit are separate communities near Enbrook along the Manatee Road corridor, not sections of Enbrook, and none of their sales enter any figure on this page.
Each has its own plat, its own owners and its own records. If a listing address is on Manatee Road itself rather than on one of the three Enbrook streets, it is not an Enbrook villa.
The parcels on the 2026 roll
The 2026 county roll lists 316 parcels on the Enbrook plat: 298 twin villas and 18 common parcels held by the community development district, the homeowners' association and one other owner, with no vacant lots.
The common parcels are the lakes, the open tracts and the shared grounds that no villa owner holds. They carry no house and never come up for sale as a home site. That leaves the villa parcels as the only ones a buyer can purchase, and every one of them already has a finished home on it.
What have Enbrook twin villas sold for in county records?
Enbrook county resale deeds give the longest price record for these villas. Twelve qualified resales recorded from September 2025 through August 2026, and fourteen in the twelve months before. The tables below list every one of those deeds with its date, price, year built and street, followed by window, sale year and band summaries.
County resale deeds show an Enbrook median of $416,500 from September 2025 through August 2026 (12 deeds, $390,000 to $440,000), $435,000 from September 2024 through August 2025 (14 deeds, $400,000 to $485,000) and $440,000 from September 2021 through August 2026 (58 deeds, $390,000 to $530,000).

Reading the two tables together shows how much a single window depends on which villas happened to sell. A run of deeds on one street or one build year can shape a window on its own.
Why the twelve-month median is a midpoint
The county median for September 2025 through August 2026 is the midpoint of the two middle resale deeds, $415,000 and $418,000, so it is not the price of any one Enbrook sale.
An even count of deeds has no single middle sale. The median is then the halfway point between the sixth and seventh prices once the twelve are lined up from low to high. That is why the figure looks precise while matching no deed in the table. Read it as a marker for the middle of the window, and read the table for what owners actually accepted.
County deeds by window
The four windows below all draw from the same Enbrook county resale deeds. The last row reaches back to January 2021 and adds the one resale recorded before September 2021.
| County set | Window | Deeds | Prices |
|---|---|---|---|
| County Enbrook resale deeds | September 2025 through August 2026 | 12 | median $416,500 ($390,000 to $440,000) |
| County Enbrook resale deeds | September 2024 through August 2025 | 14 | median $435,000 ($400,000 to $485,000) |
| County Enbrook resale deeds | September 2021 through August 2026 | 58 | median $440,000 ($390,000 to $530,000) |
| County Enbrook resale deeds | January 2021 through August 2026 | 59 | median $440,000 ($390,000 to $530,000) |
A longer window holds more deeds, but it also mixes sales from very different years. The sixty-month row includes the years when the builder was still closing villas next door, so it is a record of the whole resale span, not a guide to this year's asking prices.
County deeds by sale year
This table counts Enbrook county deeds by the calendar year they recorded, with resales and builder-direct deeds in separate columns. The 2026 row stops at August 31.
| Year | Resale deeds | Resale median | Builder-direct deeds | Builder median |
|---|---|---|---|---|
| 2021 | 1 | n/a | 36 | $339,600 |
| 2022 | 2 | n/a | 88 | $431,000 |
| 2023 | 17 | $495,600 | 119 | $439,000 |
| 2024 | 19 | $448,000 | 42 | $450,600 |
| 2025 | 11 | $418,000 | 0 | n/a |
| 2026 (to 08-31) | 9 | $418,000 | 0 | n/a |
The builder columns are history. They show D.R. Horton closing its first sales in 2021 and its last in 2024, with no builder deed after 2024. Where a year has only one or two county resale deeds, the table leaves the middle value blank and prints n/a. Resales picked up only once most villas had owners, which is the usual pattern on a plat that sold out over four years.
Price bands across sixty months
Grouping the 58 county resale deeds by price shows where most Enbrook resales have landed across sixty months.
| County resale price band, 60 months | Deeds |
|---|---|
| County under $350,000 | 0 |
| County $350,000 to $399,999 | 1 |
| County $400,000 to $449,999 | 33 |
| County $450,000 to $499,999 | 15 |
| County $500,000 or more | 9 |
The $400,000 to $449,999 band holds 33 of the 58 county resale deeds. No county resale deed in the sixty months recorded under $350,000, and only one recorded in the $350,000 to $399,999 band.
Reading thin counts
Twelve deeds is a small sample, and small samples move. One unusual sale can shift a twelve-deed median by thousands of dollars. That is why every median on this page sits beside its count and its low and high price.
Use the windows as context rather than as a forecast. A buyer pricing an offer will do better with the two or three deeds that match the street, build year and lot of the villa in question than with any single summary figure. A seller can do the same, and our Naples agents pull those comparable deeds for each address on request.
What does the MLS show about Enbrook villas?
The MLS gives a second record of Enbrook sales, built from listing records rather than deeds. Our October 29, 2026 export held 25 rows under the Enbrook name, including 10 closings in its twelve-month window. Those rows add days on market and the ratio of sale price to final list price, which deeds do not record.
MLS closings in the October 29, 2026 export
The October 29, 2026 MLS export shows 10 Enbrook closings in its twelve-month window at a median of $416,500, from $375,000 to $440,000, with a median of 92 days on market and 97.6 percent of list price.
| MLS figure, October 29, 2026 export | Enbrook |
|---|---|
| MLS closings, twelve-month window | 10 |
| MLS median sold price | $416,500 |
| MLS sold range | $375,000 to $440,000 |
| MLS median days on market | 92 |
| MLS median living area, square feet | 1,503 |
| MLS median sale to list price | 97.6 percent |
| MLS active listings | 14, median list $422,450 |
| MLS pending listings | 1 |
Days on market tells a buyer how long Enbrook listings tend to sit before going under contract. The sale to list figure compares each closing price with the last list price, so any cut made before that last price does not show in it.
MLS price bands
The band table sorts the MLS closings by sold price and the active listings by list price. It uses the same price breaks as the county band table, so the two read side by side.
| Band | Sold (sold price) | Active (list price) |
|---|---|---|
| under $350,000 | 0 | 0 |
| $350,000 to $399,999 | 2 | 2 |
| $400,000 to $449,999 | 8 | 9 |
| $450,000 to $499,999 | 0 | 3 |
| $500,000 or more | 0 | 0 |
In the MLS export, 8 of the 10 closings and 9 of the 14 active listings sit in the $400,000 to $449,999 band. Three active listings ask in the $450,000 to $499,999 band, where none of the ten MLS closings landed.
Sales that sit in both records
Nine of the 10 MLS closings match an Enbrook county resale deed by date and price, so the two records overlap without being the same list.
A listing closes on the MLS first and the deed records at the county a few days later. When the price and the timing line up, we treat the two entries as one sale seen from two sides.
Why county and MLS figures differ
The two sources count different things over different spans. The county window runs by recording date from September through August. The MLS window runs twelve months back from the day of the export. A sale that closed after August 2026 can sit in the MLS window and not yet in the county one.
Coverage differs too. The county records every qualified deed, including sales that never touched the MLS. The MLS holds only listed sales and adds fields the county lacks. Read each median with its own source and window, and never treat one as a check on the other. For pricing a specific villa, our team will pull both for you; reach us through the contact page.
What do the roll's homestead and lake parcel counts show for Enbrook?
Two roll-based counts help describe the plat without guessing at who lives where. The 2026 roll shows how many Enbrook villas carry a homestead exemption, and county parcel maps show how many lots touch one of the district's two lakes. Neither count says anything about price on its own.
Homestead counts on the 2026 roll
On the 2026 roll, 123 of the 298 Enbrook villas carry a homestead exemption.
A homestead exemption means the owner filed the villa as a permanent Florida residence by the county's yearly cutoff. Villas without it may belong to owners who live elsewhere for some months of the year, owners who rent the villa out, or owners who bought after the cutoff and have not filed yet. The roll does not tell these groups apart.
For a buyer, the count matters mostly at tax time. The exemption does not carry over to a new owner, so a buyer's first tax bill can differ from the seller's. The tax section of this page works through that in detail.
Lots that touch a parcel the county codes as lake
Measured from county parcel data, 88 of 298 Enbrook villa lots touch a parcel the county codes as a lake, one of the district's two lakes.
We measured the touch by overlaying each villa parcel on the district's lake parcels in the county map. A lot counts when its boundary meets the boundary of one of those parcels. The measurement says nothing about what a buyer sees from the lanai, how far the water sits from the back wall, or whether a strip of district land sits between them.
Resale deeds by lot type, measured from parcel maps
This table splits Enbrook county resale deeds by whether the lot touches a parcel the county codes as a lake, using the same parcel measurement.
| Window | Lake-touching lots: resale deeds, median | Other lots: resale deeds, median |
|---|---|---|
| T12 | 4, $424,000 | 8, $412,500 |
| Prior 12 | 1, n/a | 13, $435,000 |
| 60 months | 16, $477,500 | 42, $439,000 |
| Since first sale | 17, $475,000 | 42, $439,000 |
The counts in the lake-touching column are small in every window. Read the split as a description of the deeds that happened to record, not as a price premium for a lot by a lake parcel.
What the counts do not show
Neither count measures how a villa lives day to day. A homestead filing says nothing about who lives in the home, and a missing filing says nothing about a rental. A lot that touches a lake parcel may or may not have open water behind it, and a lot that does not touch one may still sit close to the shore.
The counts also leave out the inside of the home: finishes, upgrades, the roof install date and the condition of the structure. Those come from a showing, the seller's disclosures and an inspection. For other neighborhoods to compare as you search, see our Naples communities list or browse current properties.
What are the twin villas in Enbrook, Naples?
Enbrook holds one kind of home: an attached twin villa, repeated 298 times on a single recorded plat off Manatee Road in South Naples. The county roll lists the same base area on every villa, so the roll, the district's budget and the MLS each describe the same villa, in slightly different words.
Attached twin villas on one plat
The county roll lists 1,496 square feet of base area on all 298 Enbrook villas; D.R. Horton marketed its Carrington plan at 1,503 square feet with 2 bedrooms plus a den, 2 baths and a 2-car garage.
The district's budget counts 298 Twin Villa units and most MLS rows enter Villa Attached, while the county roll records each villa on its own lot without naming the pair. Those three records agree on the product even though none of them uses the same label. The budget speaks in units, the MLS speaks in building design entries, and the roll speaks in parcels.
That matters for anyone reading a listing. A villa here is a home on its own deeded lot, with the shared spaces held by the district and the association rather than by the owners in common. It is not a unit in a building, and the paperwork at closing follows that shape: a deed to a lot, an association disclosure, and a district assessment on the tax bill.
There is no second product to sort through. The plat carries no vacant lots and no other home type, so every search result that truly sits on the plat is a twin villa built to the same plan. When a result shows a different home type, check the street name first: a listing off the three Enbrook streets is outside the plat, and a listing on them is the same villa whatever its building design entry says. You can browse every home we track across the area on our properties page.
The Carrington plan and the roll's base area
The two size figures in the locked sentence above come from two different sources, and they are not meant to match to the foot. The roll's base area is the county's measure of the main residence row on each parcel. The Carrington figure is the builder's marketing number for the plan. The gap between them is small, and neither one is a measured survey of a given villa.
When you compare a listing to the roll, read the listing's size as the seller's or the agent's entry and the roll's figure as the county's. If a listing shows a size well outside either figure, ask what was counted. A screened lanai or a garage can each move a number on a flyer without changing the county's record.
The plan layout itself is simple to describe: 2 bedrooms plus a den, 2 baths and a 2-car garage. The roll does not record how a room is used, and neither do we.
Lot sizes on the plat
The median Enbrook lot measures 3,920 square feet, about 0.09 acre, on the 2026 roll.
Most lots sit in a narrow band. The table groups villas by recorded lot size, in bands of 1,000 square feet. 202 of the 298 lots are between 3,000 and 3,999 square feet, and the larger bands hold far fewer villas.
| County lot size band (sq ft) | Villas |
|---|---|
| County under 3,000 | 0 |
| County 3,000 to 3,999 | 202 |
| County 4,000 to 4,999 | 79 |
| County 5,000 to 5,999 | 9 |
| County 6,000 or more | 8 |
A lot figure on the roll is the parcel's land area, not the yard you will walk. Some of each lot sits under the villa, the driveway and the garage. If outdoor space matters to you, look at the parcel map for the exact address and ask the association what owners may add, such as a screen enclosure or plantings, before you write an offer.
Streets on the county roll
Three streets carry every villa on the plat: Enbrook Loop, Tranquil Brook Drive and Rolling Brook Lane. Enbrook Loop holds most of the homes, and Rolling Brook Lane holds the fewest. The table reads the county roll and the county deed records street by street.
| Street | Villas | Year built | Lots touching a lake parcel | Homestead | Resale deeds T12 | Resale deeds 60 months |
|---|---|---|---|---|---|---|
| Enbrook Loop | 190 | 2021 to 2024, median 2023 | 33 | 83 | 6 | 34 |
| Tranquil Brook Dr | 80 | 2021 to 2024, median 2022 | 27 | 30 | 6 | 19 |
| Rolling Brook Ln | 28 | 2022 to 2023, median 2022 | 28 | 10 | 0 | 5 |
Rolling Brook Lane recorded no Enbrook county resale deeds from September 2025 through August 2026. With only 28 villas on that street, a year without a resale tells you little on its own. Street counts this small move a great deal from one year to the next, so treat each row as a description of the roll, not as a ranking of streets.
When was Enbrook built, and by whom?
D.R. Horton built every Enbrook villa between 2021 and 2024, and the county roll and the county first deeds record that build year by year. The builder has sold out of the plat. Every villa that comes to market now is a resale, sold by an owner, and the records below are history rather than a price list.
Year built on the county roll
On the county roll, Enbrook villas were built from 2021 to 2024, with a median year of 2023: 38 in 2021, 102 in 2022, 130 in 2023 and 28 in 2024.
D.R. Horton built Enbrook from 2021 to 2024, and its Freedom Homes brand name appears in some of its materials.
The build ran heaviest in 2022 and 2023. The year built on the roll and the date on the first deed come from different records, so a villa finished late in one year may show its first sale early in the next.
When you compare two villas, the year built is a fair first sort. Every villa on the plat shows the same base area on the roll, so the year matters mostly for when the roof, the appliances and the air handler were installed. Ask the seller for those install dates rather than reading them from the roll.
Years built in bands
The table pairs each build year with two deed counts from the county records. One column counts Enbrook county resale deeds over the sixty months from September 2021 through August 2026. The other counts every builder-direct deed recorded on villas of that year built.
| Year built (county roll) | Villas | Resale deeds 60 months | Builder-direct deeds (all) |
|---|---|---|---|
| County 2021 | 38 | 10 | 37 |
| County 2022 | 102 | 24 | 95 |
| County 2023 | 130 | 23 | 125 |
| County 2024 | 28 | 1 | 28 |
Read the resale column with the build dates in mind. A villa finished in 2024 has had far less time to change hands than one finished in 2021, so the 2024 row shows a single Enbrook county resale deed in sixty months. That is a timing effect, not a sign about those homes.
The builder-direct column sums to the 285 builder first deeds on the plat.
Builder first deeds by year
County first deeds show D.R. Horton's sell-out medians by year: $339,600 in 2021, $431,000 in 2022, $439,000 in 2023 and $450,600 in 2024, with 11 villas carrying no qualified first deed; the table gives the deed counts.
| County first deed year | Builder first deeds | Median | Low | High |
|---|---|---|---|---|
| County 2021 | 36 | $339,600 | $322,700 | $405,800 |
| County 2022 | 88 | $431,000 | $386,600 | $559,000 |
| County 2023 | 119 | $439,000 | $399,000 | $538,700 |
| County 2024 | 42 | $450,600 | $415,000 | $486,900 |
Here is one worked reading of the table. Take the 2022 row: the county recorded more builder first deeds that year than in any year but 2023. The sell-out figure for that row sits in the locked sentence above, and the low and high columns show how wide the spread was within a single year.
These are closed builder sales from years ago. They show how D.R. Horton priced the plat as it sold, and nothing more. None of them is an asking price today, and none should be used to value a resale.
No builder deed appears on the Enbrook plat from September 2024 through August 2026; every county deed in that span is a resale.
Base prices at the start
Preconstruction sales began in late 2020, per a December 3, 2020 Florida Weekly report, and D.R. Horton listed a base price of $318,990 at the February 18, 2021 grand opening and $387,990 by October 20, 2021.
Base prices were the builder's starting figures before lot choice and options. A buyer who picked a larger lot or added upgrades paid more than the base, so a first deed price can run above the base price listed at the time. Those dated figures belong to the plat's story and do not describe what a villa costs today.
What do the records say about Enbrook's history and zoning?
Collier County zoned the Enbrook land as a planned unit development in 2020 and, the same year, created a community development district to finance and hold the shared land. Both actions are county ordinances on the public record. Listing remarks and utility notes fill in the building details that the ordinances do not cover.
The 2020 planned unit development
Collier County approved the Enbrook planned unit development under Ordinance 20-06, about 66.4 acres, and created the Enbrook Community Development District under Ordinance 2020-12, about 65.88 acres.
A planned unit development, or PUD, is a zoning district written for one tract. It sets the use, the number of homes and the open space for that land alone, in place of the county's standard zoning rules. For a resale buyer, the PUD mostly matters when you plan an addition or a change to the lot. The development standards for this PUD were not in our review, so ask the association and the county's zoning staff before you plan exterior work.
The district's creation
The community development district is a unit of special-purpose local government under Florida law. It was set up to fund the shared infrastructure, such as the two lakes and the stormwater system, and to collect an assessment from each villa on the county tax bill. Its board, its budget and its meetings are public.
The district is not the homeowners' association. The two bodies own different common parcels and charge for different things. Our section on the district and its assessment covers the budget, the Series 2020 bonds and the tax bill line in detail.
Block construction in listings
Listing remarks describe the Enbrook villas as one-story concrete block homes with tile roofs.
That description comes from sellers and their agents, not from a county inspection. Ask for the permit record and any wind-mitigation inspection when you tour a home. Those papers state what was built and when, and an insurer will read them before quoting a policy. Roof covering, opening protection and roof-to-wall connections each show up on a mitigation report.
Water and sewer by address
Listings describe public water and sewer; confirm the provider with the seller's utility bills.
A recent bill names the provider and the account in the seller's name, which is the quickest proof for any address. Ask for the electric bill at the same time; we do not name a power provider on this page. If you are moving from out of state, set up the transfer of service before closing so the home does not sit dark on move-in day.
What is near Enbrook in South Naples, and how far is it?
Enbrook sits off Manatee Road, a short way from Collier Boulevard and US 41 East in South Naples. Groceries, a county recreation ground and a hospital campus lie a few road miles away, while downtown Naples, Marco Island and the Gulf beaches take longer drives. The route table below gives every distance in free-flow road miles.
The route table
| Place | Free-flow route miles | Note |
|---|---|---|
| Collier Boulevard at Manatee Road | 0.5 | first turn onto Collier Boulevard; route geometry |
| US 41 East at Manatee Road | 1.0 | first turn onto US 41 East; route geometry |
| Rookery Bay Environmental Learning Center, Tower Road | 1.2 | flagged: short straight line, longer road route |
| Publix, Tamiami Trail East | 2.0 | grocery |
| Lely Resort Boulevard turn | 2.2 | landmark only; a separate community |
| Fiddler's Creek Parkway turn | 2.5 | landmark only; a separate community |
| Eagle Lakes Community Park, Tamiami Trail East | 3.1 | county recreation grounds |
| Physicians Regional Medical Center, Collier Boulevard | 4.8 | hospital campus |
| Marco Island, island end of the Jolley Bridge | 6.5 | island |
| Naples Botanical Garden, Bayshore Drive | 7.5 | garden |
| Collier County Government Center, Tamiami Trail East | 7.8 | civic |
| I-75 on-ramp at exit 101, Collier Boulevard | 8.5 | headline ramp toward RSW |
| Tigertail Beach, Marco Island | 9.1 | public Gulf beach |
| Fifth Avenue South, downtown Naples | 9.9 | downtown |
| NCH Baker Hospital, downtown Naples | 10.8 | hospital campus |
| Naples Pier | 11.1 | landmark |
| I-75 on-ramp at exit 105, Golden Gate Parkway | 14.2 | table only: forced via Golden Gate Parkway |
| Southwest Florida International Airport (RSW) | 41.4 | regional airport |
The two landmark rows mark road turns, not destinations. Lely Resort and Fiddler's Creek are separate communities with their own grounds and their own rules, and an Enbrook deed carries no use of either one. Other South Naples communities, among them Winding Cypress, Hacienda Lakes and Naples Reserve, are also different places with their own records; each has its own page on this site.
Groceries, parks and the hospitals
Everyday errands start along Tamiami Trail East. The Publix on Tamiami Trail East is about 2.0 free-flow route miles from the centre of Enbrook, and Eagle Lakes Community Park, the county's recreation grounds on the same road, is about 3.1 free-flow route miles from the centre of Enbrook.
For medical care, Physicians Regional Medical Center on Collier Boulevard is about 4.8 free-flow route miles from the centre of Enbrook. NCH Baker Hospital in downtown Naples is about 10.8 free-flow route miles from the centre of Enbrook. Confirm which campus your insurance plan and your doctors use before you count on either one.
The Rookery Bay Environmental Learning Center on Tower Road is about 1.2 free-flow route miles by road. The straight line on a map runs much shorter than the drive, so the table flags it.
Marco Island and the beaches
The island end of the Jolley Bridge on Marco Island is about 6.5 free-flow route miles from the centre of Enbrook. Tigertail Beach, a public Gulf beach on the island, is about 9.1 free-flow route miles from the centre of Enbrook.
Heading north instead, Naples Botanical Garden on Bayshore Drive is about 7.5 free-flow route miles from the centre of Enbrook, and Fifth Avenue South in downtown Naples is about 9.9 free-flow route miles from the centre of Enbrook.
For trips out of the area, the I-75 on-ramp at exit 101 on Collier Boulevard is about 8.5 free-flow route miles from the centre of Enbrook, and Southwest Florida International Airport is about 41.4 free-flow route miles from the centre of Enbrook.
How the distances were measured
Every figure in the table is a road distance, measured from the centre of Enbrook along the road network to each place. Free flow means the distance assumes open roads; it does not change with season or time of day, and we print no travel times.
Each figure comes from the Domain Realty Group route table built for this page. One row needs a note. The second I-75 ramp row is a forced-via route and stays in the table only; exit 101 on Collier Boulevard is the ramp to use for trips out of the area.
The straight-line distances in the location section, measured from county parcel maps, are a separate measure. Straight lines run shorter than roads, so do not mix the two when you compare places.
Area news along Manatee Road
A second Costco is planned at Collier Boulevard and Rattlesnake Hammock Road, with no opening date announced as of November 2026; this is area news, not an Enbrook fact.
Plans like this change, so check the county's development records before you weigh a project that has not opened. We list it here only as context for the wider corridor, and we will revise the line when an opening date is set.
What shared spaces does Enbrook have?
Enbrook's shared spaces sit on common parcels owned by the homeowners' association and the community development district. The county roll records the buildings on the association's amenity parcel, while D.R. Horton's sales materials over the years described more. Treat the roll as the record of what was built and the association as the source on what is open today.
The amenity parcel on the roll
On the association's amenity parcel, the county roll carries rows for a clubhouse built in 2022 with 3,587 square feet, a pool and two court slabs coded as tennis courts.
The roll records structures and their sizes, not hours, rules or fees. It also does not say how a court is striped or what equipment a building holds. For any of that, ask the association for its current rules and its schedule of charges, if any, and read them before you sign.
What D.R. Horton's materials described
D.R. Horton's materials described pickleball and bocce courts in a December 2020 report and a fitness center and a social room in later sales copy; confirm what exists today with the association.
Sales copy is written before a plat is finished, and plans shift as a builder works through the phases. That is why this page sets the builder's words apart from the county's record. Where the two differ, the association's own documents and a walk of the grounds settle the question for you.
The two lakes and the common tracts
The roll lists 18 common parcels on the plat, split among three owners. The community development district holds the most, including both lakes and the stormwater tracts. The association holds the amenity parcel and several open tracts. A single small open tract belongs to another owner.
| County owner of common parcels | Parcels | What the roll shows |
|---|---|---|
| County: the community development district | 10 | both lakes, four district tracts, a fountain parcel and three open tracts |
| County: the homeowners' association | 7 | the amenity parcel and six open tracts |
| County: another owner | 1 | one small open tract |
The lakes serve the plat's stormwater system first. Whether a given villa lot touches one is a question for the parcel map, measured lot by lot; the location and county records sections of this page carry those counts.
Questions to ask the association
Before you commit, ask the association these questions in writing:
- Which shared buildings and courts are open now, and what are their hours?
- What charges, if any, apply to their use beyond the regular assessment?
- What does the association maintain on each villa, and what stays with the owner?
- Are any repairs or projects planned for the shared grounds in the next year?
- Where can owners read the meeting records, the budget and the rules?
The answers, along with the documents the seller must deliver, give you a fuller picture than any listing. Our agents can help you request them; reach us through the contact page.
Which schools serve Enbrook addresses?
Collier County Public Schools assigns students by address, and its lookup tool is the record that counts. For one Enbrook address, the lookup returned an elementary, a middle and a high school in October 2026. Assignments can change from year to year, so confirm the schools for your exact address with the district before you buy.
Schools from the district lookup
The Collier County Public Schools address lookup returned Manatee Elementary, Manatee Middle and Lely High for 1139 Tranquil Brook Drive on October 21, 2026; confirm the assignment with the district for your address.
We ran the lookup for one address on the plat. The three streets share one plat, but a district can draw a line through any neighborhood, so a single result is a sample, not a promise for every villa.
Published state grades
For 2025 to 26, the district's published grades list Manatee Elementary A, Manatee Middle A and Lely High B; grades change each year.
A state grade is one measure, built from test results and a few other factors. It does not describe a teacher, a program or a classroom. Read the district's school reports for the full picture, and visit the schools if the choice matters to your move.
Confirming by address
The district's lookup tool asks for a street address and returns the assigned schools for the coming year. Enter the exact address of the villa you are considering, not a nearby one. If you are buying before the next school year, call the district's student assignment office and ask whether any boundary change is under review.
Choice programs and magnet schools have their own application windows and rules, separate from the address assignment. The district publishes those dates each year.
What we do not print
This page gives no distances to schools and no ranking of one school against another. We do not describe any school with a quality word beyond the grade the state publishes. School boundaries, grades and programs change, and the district is the only source that should decide where a student enrolls. For other neighborhoods we cover in the area, see our Naples communities guide.
Does Enbrook in Naples have an HOA, and what does it cost?
Yes. Enbrook has a homeowners' association, and owners pay it on top of the separate district assessment that rides on the county tax bill. The association has not posted a dues schedule online, so the clearest public figure is what listing agents typed into MLS fee fields; confirm the current amount before you write an offer.
The homeowners' association
Enbrook Homeowners' Association, Inc., registered with the state under document number N19000004599, governs the Enbrook villas. It is a Florida not-for-profit corporation, and its filings with the Division of Corporations show the registered agent, the listed officers and each year's annual report, so a buyer can read the basics before a first tour.
Owners elect the board, and the board adopts a yearly budget, sets the dues that fund it and enforces the covenants recorded against every lot. The declaration, its amendments and the rules the board adopts under it are what bind you as an owner, not the listing description and not what a neighbor remembers.
Keep the association and the community development district apart in your head. They are two different bodies with two boards, two budgets and two ways of billing. The association collects dues directly from owners on its own schedule. The district is a unit of local government whose charges are collected on the county tax bill. A villa owner pays both, and neither one replaces the other.
MLS fee fields, October 29, 2026 export
The association does not publish its dues; MLS fee fields in listings in the October 29, 2026 export show $594 to $625 a quarter. The table counts every Enbrook row in that export and what the listing agent entered in the fee field.
| MLS listing field, October 29, 2026 | Rows | Value entered |
|---|---|---|
| MLS HOA fee field | 25 | $0 on 11, $625 a quarter on 8, $594 a quarter on 3, other entries on 3 |
Read the zero entries with care. A $0 in that field usually means the agent left it blank or keyed it in another box, not that a villa owes the association nothing. The quarterly entries are self-reported by agents, they can trail the board's current budget year, and they leave out the district assessment entirely, since that charge sits on the tax bill rather than on the association's invoice.
The only figure worth budgeting on is the one the association states in writing for the specific lot, on its estoppel certificate or in a current budget letter. Ask for the quarterly amount, the date it last changed, and whether any special assessment has been voted or is under discussion at the board.
Leasing in listing remarks
Listing remarks describe a 30-day minimum lease and at most three leases a year; confirm the rules with the association. Those limits come from agent remarks, not from recorded documents we reviewed, so treat them as a lead to check rather than a rule to rely on.
If you plan to lease the villa at any point, ask for the leasing article of the declaration and any board resolution that adds to it. Ask whether the association keeps an application or approval step for tenants, whether a tenant must sign an addendum, and whether a lease signed before your closing date needs the board's sign-off. A rental plan that depends on short stays should be tested against the written rule before you commit, not after.
Papers to request from the association
Before the inspection period ends, ask the seller or the association for this set, and read it with your agent:
- The declaration of covenants, every recorded amendment, and the articles and bylaws.
- The current budget and the most recent year-end financial statement, including reserve balances if the association keeps them.
- The rules and regulations, plus any architectural review guidelines for paint, screens, shutters, landscaping and exterior changes.
- Records of the last several board meetings, which show what the board is weighing, from repairs to rule changes.
- A summary of the association's insurance, so you can see what it insures and what is left to each owner.
- The estoppel certificate for the lot, ordered by your closing agent.
Our agents can read these alongside you and flag what to ask next; reach the team here to set that up.
How does the Enbrook community development district work?
A community development district is a special-purpose unit of local government formed under Chapter 190 of Florida law. The Enbrook district sold Series 2020 bonds to pay for shared infrastructure, and each villa repays its share through an annual assessment collected on the county tax bill, alongside a smaller amount that funds upkeep of what the district holds.
The district's FY2027 assessment
The Enbrook Community Development District's FY2027 budget sets the CDD assessment at $1,415.75 per villa, $268.28 for operations and maintenance plus $1,147.47 for Series 2020 debt service.
| CDD FY2027 budget line | Per villa |
|---|---|
| Operations and maintenance | $268.28 |
| Series 2020 debt service | $1,147.47 |
| Assessment per villa | $1,415.75 |
The district's fiscal year runs from October 1 through September 30, so the FY2027 budget is the one that lands on bills mailed in November 2026. The board holds a public hearing on each year's budget before adopting it.
The two lines behave differently. The upkeep line is reset every year and can rise or drop with the cost of keeping lake banks, drainage structures and open tracts in order. The debt line follows a repayment schedule tied to the Series 2020 bonds, so it tends to hold steady from year to year until the debt is paid. If you want to know whether a lot's share of the debt can be paid off early, ask the district office for a written payoff statement and for the rule that governs prepayment.
Series 2020 bonds
The district's Series 2020 bonds had $5,095,000 outstanding as of November 1, 2025, with a final maturity of May 1, 2051.
The district repays its Series 2020 bonds from the debt service line on each villa's bill. A buyer takes on the remaining yearly installments that go with the lot; nothing about the district's debt is settled at a resale closing unless the contract says so. The official statement for the Series 2020 issue and the district's assessment methodology report explain how the debt was spread across the 298 villas, and both are worth a read if you plan to hold the villa for a long time.
The district's own site lists a landowners' meeting on November 19, 2026 to fill a board seat. Board meetings are public, and the district posts agendas, adopted budgets and meeting records on that site. We did not fetch the district's posted document folder for this page, so read the latest meeting records there yourself.
What the district owns
On the roll, the district owns the two lakes, of 5.76 and 4.32 acres, and the stormwater tracts, and the association owns the amenity parcel.
The district's holdings also include a fountain parcel and several open tracts. The lakes and stormwater tracts carry the plat's drainage: in heavy rain, water runs off roofs and streets into the lakes. Keeping those parcels in order is part of what the upkeep line of the assessment pays for.
An owner whose lot borders a district parcel owns the lot, not the water or the bank beyond the lot line. Ask the district whether it has rules on plantings, fencing or anything placed on a lake bank, and read the plat to see where each lot line falls before you assume any strip of grass belongs to the villa.
The non-ad valorem line on the bill
Every Enbrook villa carries $1,685.52 in non-ad valorem charges on the 2026 roll, which include the CDD's FY2027 assessment, $1,415.75. The $269.77 remainder is most likely the county's solid waste charge, an INFERRED split, since the roll does not name its lines.
Non-ad valorem means the amount is a flat charge per unit, not a rate on value. It does not shrink with a homestead exemption and it does not grow with a higher taxable value; every villa on the 2026 roll shows the same total. It is also not an association fee. Dues go to the association separately, and the Collier County Tax Collector collects this line with the property tax and passes the district's share along.
When you compare listings, add this line to the property tax figure. A listing that quotes only the ad valorem tax leaves out a large part of the yearly bill.
What Florida laws apply when you buy in Enbrook?
Two Florida disclosure summaries covered here reach an Enbrook resale, the association summary and the property tax summary, while the district notice belonged to the initial sale. Add the estoppel certificate from the association. None replaces reading the documents, and none sets a price; each tells the buyer what to ask about before signing and before closing.
The association disclosure summary
Enbrook has a mandatory homeowners' association, so the seller owes the buyer the disclosure summary described in s. 720.401 of Florida law before the contract is signed.
The summary is a short form. It tells the buyer that joining the association comes with the lot, that owners pay assessments that can change, that an unpaid assessment can become a lien on the villa, and that the recorded covenants govern use of the property. The Florida Realtors purchase contract carries a rider for it; ask your agent to attach the completed form to the offer.
If the summary is not given before the contract is signed, Florida law gives the buyer a short window to cancel. Do not lean on that escape hatch. Get the form at the start, read it, and keep a copy with your closing papers.
The district notice at first sale
Florida law in s. 190.048 sets a district notice for the contract on the initial sale of a lot, so a resale buyer should read the district's budget and the assessment on the tax bill.
That first-sale notice dates from the original builder contracts, written years before any resale. The facts it covered still matter to a second owner: which body levies the assessment, how much it is this year, how much of it is debt, and how long the debt runs. The district's budget and the tax bill answer all four.
Ask your title agent to search for any open district lien, unpaid installment or special assessment against the lot, and to show the district line on the tax certificate so the proration at closing is right.
The property tax disclosure summary
Florida law in s. 689.261 also asks the seller to give a property tax disclosure summary, which warns that the buyer's taxes may differ from the seller's.
The reason is the way Florida assesses homes. A seller with a homestead exemption may have had a capped assessed value for years, and that cap resets after a sale. Your first full bill is figured on the property appraiser's value as of January 1 after you take title, with any exemption you qualify for and apply for in your own name. Do not budget from the seller's last bill.
Estoppel letters and closing papers
Before closing, the title or closing agent asks the association for an estoppel certificate. It is a signed statement of what the seller owes on the lot, what is paid and through which date, and whether any special assessment, fine or open violation is on record. Florida law sets what the certificate must contain and how long it stays good, and a fee applies; the purchase contract says who pays it.
Read the certificate as soon as it arrives. If it shows an amount owed, the closing agent pays it from the seller's proceeds. If it shows a violation, such as an unapproved exterior change, ask how it will be cured and by whom before you close.
The closing statement should show three separate items: the association dues prorated to the closing date, the property tax prorated for the year, and the non-ad valorem line from the tax bill. If one is missing, ask why. Our Naples agents review these statements line by line with buyers.
What are property taxes in Enbrook, Naples, with worked examples?
Every Enbrook parcel sits in one Collier County millage area, so the rate is the same on every villa; bills differ only with taxable value and exemptions, plus the flat non-ad valorem charges. The rows below show the arithmetic on sample prices, and the roll's median bill gives a check against real 2026 records.
One millage area
The 2026 roll puts all 316 Enbrook parcels in millage area 21 at 10.3696 mills, including 2.0000 mills for the Greater Naples Fire Rescue District, and the CDD assessment is a non-ad valorem charge, not millage.
A mill is one dollar of tax for each thousand dollars of taxable value. Each taxing body adopts its own rate in public hearings, usually in September, so the total for a later year can differ from the 2026 figure. The table lists the lines that make up the rate.
Millage lines for area 21
| County 2026 millage line | Area 21 (316 parcels) |
|---|---|
| County line: General fund | 3.0107 |
| County line: South Florida water management | 0.0948 |
| County line: Big Cypress Basin | 0.0978 |
| County line: School board, state law | 1.8990 |
| County line: School board, local board | 2.2480 |
| County line: Collier Mosquito Control | 0.1331 |
| County line: Greater Naples Fire Rescue District | 2.0000 |
| County line: Unincorporated general MSTD | 0.6844 |
| County line: Water pollution control program | 0.0246 |
| County line: Conservation Collier | 0.1772 |
| County millage, every line | 10.3696 |
The county general fund and the two school board lines make up most of the rate. The unincorporated general MSTD line appears on the bill since Enbrook lies outside the Naples city limits, in unincorporated Collier County. Each line belongs to a separate authority with its own budget.
Worked tax rows
The worked rows below apply 10.3696 mills in millage area 21 to the county resale median for September 2025 through August 2026, $416,500, and to round prices; they are arithmetic only, and each row adds the $1,685.52 non-ad valorem total on the roll.
| Example | Price | Millage area | Mills | No exemption | With homestead | Non-ad valorem |
|---|---|---|---|---|---|---|
| Enbrook county resale T12 median | $416,500 | 21 | 10.3696 | $4,318.94 | $3,895.35 | $1,685.52 |

Walk one row to see how it works. The round $400,000 row is a price picked for arithmetic, not a recorded sale. With no exemption, the 2026 rate for area 21 gives $4,147.84 in ad valorem tax. With a homestead exemption applied, the same row shows $3,724.25. Then add the $1,685.52 non-ad valorem total, which does not change with the exemption, to reach the full yearly bill for that row.
Two cautions apply. First, each row treats the price as the taxable value. In practice the property appraiser's taxable value often sits below a sale price, so a real first bill can come in under the row. Second, the rate itself is set again each year, so the rows describe 2026, not a promise for the years after.
Median tax bills and homestead
The median 2026 county tax across the 298 Enbrook villas is $5,138.59.
That figure comes from the roll, not from a sale price. It reflects each villa's own taxable value, whether the owner holds an exemption, and the way the roll reports each bill, so read it as a check on the worked rows rather than a match for any one of them.
A homestead exemption is the biggest lever a buyer controls. Florida owners who hold title and live in the villa as their permanent residence on January 1 can apply with the Collier County Property Appraiser, and the filing deadline is March 1 of that year. Once granted, the exemption also limits how much the assessed value can rise each year while you own the villa. The seller's exemption ends with the sale, so file your own as soon as you qualify.
Collier County mails tax bills in November, and paying early in the cycle lowers the amount due. Your closing agent prorates the current year's bill between buyer and seller.
Which flood zones apply to Enbrook villas in Naples, lot by lot?
Flood zones in Enbrook are set lot by lot on the federal map, and listings show more than one zone across the plat. A carried sample point gives one reading, not a verdict for every villa, so pull the map and the surveyor's certificate for the exact address before you budget for flood insurance.
Flood zones by lot
Listings report Zone AE for some Enbrook addresses and Zone X for others, and a carried sample point read Zone AE on panel 12021C0612J, effective February 8, 2024, with a static base flood elevation of 8 feet; zones vary by lot, so read the elevation certificate and the flood map for the exact address.
Start with the FEMA Flood Map Service Center, which searches by address and prints a FIRMette showing the panel, its effective date and where the lot sits on it. Collier County also runs a flood map viewer that shows the same federal layers over county parcels. Print both and keep them with your offer.
If the map places the lot in a special flood hazard area and your loan is federally backed, the lender will ask for flood insurance as a loan condition. Even where a lender does not ask, a flood policy is worth pricing, since wind policies in Florida do not pay for rising water.
The carried sample point
The sample point is one coordinate inside the plat that our research carried from the federal flood layer onto this page. It shows how the map read at that single spot on the panel in effect then.
It is not a ruling for any lot. Across 298 villas the ground and the slab heights differ, and a map line can run between two lots on the same street. Maps also change after new studies and after owners file map amendments, so check the effective date on the panel you print rather than trusting a date from a listing or from this page.
Evacuation planning by address
Check the county's evacuation zone lookup for the exact address; this page prints no evacuation zone for Enbrook.
Collier County assigns evacuation zones by address and posts them with its emergency office, and the county can redraw them between seasons. Write the zone, the shelter list and two routes out of South Naples on one card, and keep it with your insurance papers. Evacuation zones are about storm surge and orders to leave; flood insurance zones are a separate map with a separate purpose, and one does not stand in for the other.
Elevation certificates
The certificate is a FEMA form completed by a licensed surveyor or engineer. It records the height of the lowest floor, the garage slab, the nearby ground and machinery such as the air handler, and it compares them with the base flood elevation for the lot.
Ask the seller for it first. If the seller does not have one, check Collier County's permit records for the address, since some certificates are filed during the permit process, or order a new one from a surveyor. A flood insurer uses the certificate to rate the policy, and a quote without it may be figured on assumptions that do not fit the villa. If the lot is mapped outside a high-risk area, the certificate can still help you compare quotes.
How do storms and insurance work for an Enbrook villa?
An Enbrook villa was permitted under a recent Florida code, which insurers weigh when they rate wind, and for an attached villa the association documents say who insures what. Read the documents, gather the inspection reports, and get wind and flood quotes for the exact lot before your inspection period ends.
Code era and wind
Every Enbrook villa was permitted in the 2020 (7th edition) Florida Building Code era, per our insurance research, so ask for the permit record, a wind-mitigation inspection and the roof's install date; insurers often look for a roof under 15 years old.
A wind-mitigation inspection is a state form completed by a licensed inspector. It records how the roof deck is fastened, how the roof ties to the walls, the roof shape, and whether windows and doors carry opening protection. Florida insurers must offer credits for the features it confirms, so an up-to-date form can change a wind quote. If the seller has one, check the date and the inspector's license; if not, order your own during the inspection period.
The permit record on the county's building permit search shows the original permit, the final inspection and any later roof, window or shutter permits. Match the roof date on the permit to the date the insurer asks for.
Who insures a twin villa
For an attached twin villa, who insures the roof and the shared wall depends on the association documents, so read them with your insurance agent.
In Florida, some associations insure the exterior of attached villas, or the roof alone, under a master policy and fund it through dues; others leave the whole structure to each owner. The declaration decides which applies, and we have not seen Enbrook's documents state it. If each owner insures the full structure, the policy is usually a homeowners form. If the association covers the exterior, an owner may need another policy form for the interior, fixtures and contents, plus loss assessment cover in case the association bills owners after a claim.
Ask your agent how the policy treats a loss that starts on the attached villa's side, and whether repairs to the shared roofline need the association's approval.
The area storm record
Hurricane Ian in 2022 pushed surge across much of Collier County south and west of US 41, per the National Weather Service; no news report we found names Enbrook.
That is a statement about the area, not a finding about any lot. For the villa you are buying, ask the seller in writing about past flood or wind claims and any repairs, and ask your insurance agent to pull a claims history report on the address. The seller's disclosure form and the permit record together show what was fixed and when.
Insurance questions to ask
Bring these to your insurance agent before the inspection period ends:
- Does the association's master policy insure any part of this villa, and if so which part?
- Which policy form fits this villa, given what the declaration assigns to the owner?
- What credits does the wind-mitigation form support, and is the form current enough to use?
- What roof date will the insurer accept, and does the permit record match it?
- What does a flood policy cost on this lot with and without the surveyor's certificate?
- Is there a separate deductible for named storms, and how is it figured?
- Does the quote include loss assessment cover for a bill from the association?
Get every answer in writing, and line up wind and flood quotes before you remove the inspection contingency. If you want help comparing villas on these points, browse current listings, see other Naples communities, or talk with our team about a specific address.
How is Enbrook in Naples different from look-alike names?
Enbrook in Naples, FL 34114 is not any business that uses the name, and Gulf Winds East and South Bay Plantation, in the plat's outline, are separate communities, as are the neighbors along Manatee Road. The name covers one plat of attached twin villas off Manatee Road.
Other businesses named Enbrook
Company names in state business filings can carry the word Enbrook, and none of those businesses is the community, its homeowners' association or its district. Before you treat a document as an Enbrook record, read the full legal name and the plat reference on it.
Two separate communities in the plat's outline
Gulf Winds East and South Bay Plantation sit inside the outline a map tool draws around the plat, yet they are separate communities with their own records. Enbrook villas line three streets only: Enbrook Loop, Tranquil Brook Drive and Rolling Brook Lane.
Manatee Road neighbors
Riverwood, Enchanting Shores and Summerlit are different communities from Enbrook and none of their sales enter the counts on this page. When a showing request names a Manatee Road address, confirm the street and the plat with the county property appraiser first.
Other MLS names in the map box
A map box over the plat also returns listings filed under other development names. Our counts use only rows filed under the Enbrook development name, so treat a result with another name, or a street off the three Enbrook streets, as a separate community.
How do Enbrook prices compare with nearby Naples communities?
The county peer table sets Enbrook beside four nearby communities of the same era, read from county resale deeds in one twelve-month window. The peers differ in size, plan and building type, so the table is context for a search, not a value for any one Enbrook villa.
County peer table
The peer table lists county figures for nearby communities of the same era, with straight-line miles from the centre of Enbrook, and it does not rank them.
| Community | Line | Straight-line miles | Residences | County T12 deeds | County T12 median | Median year built | ZIP |
|---|---|---|---|---|---|---|---|
| County peer Artesia | Same-era peer | 1.44 | 59 | 7 | $500,000 | 2015 | 34113 |
| County peer Terrace VI at Treviso Bay | Same-era peer | 2.85 | 60 | 7 | $515,000 | 2016 | 34113 |
| County peer Marquesa Isles of Naples | Same-era peer | 6.4 | 156 | 13 | $525,000 | 2021 | 34112 |
| County peer Arboretum | Same-era peer | 6.63 | 244 | 10 | $496,000 | 2022 | 34112 |
How the peers were chosen
We started from county parcel data for South Naples and East Naples communities whose homes went up in a similar span of years, then kept those with enough qualified county resale deeds from September 2025 through August 2026 to report a median. For Treviso Bay, the table carries one segment, Terrace VI.
Reading the peer figures
Straight-line miles run on county parcel maps from the centre of Enbrook. The two T12 columns cover qualified county resale deeds from September 2025 through August 2026. Counts are small, so one sale moves a median.
Peer pages on this site
Our Treviso Bay community guide covers the master plan that holds the Terrace VI segment. The other three peers are not linked from this page, so read their county records or ask our Naples team for a side-by-side search of listings.
How do you buy a twin villa in Enbrook, step by step?
Buying an Enbrook twin villa takes four steps: set a search on the MLS name, order a title search on the plat, check flood and insurance for the exact lot, and close with the association's and the district's records in hand. Each step below says what to ask for.
Set the search
Search on the MLS development name Enbrook, then check every result against the three streets: Enbrook Loop, Tranquil Brook Drive and Rolling Brook Lane. Before a showing, ask for the fee fields, the leasing remarks and the roof's install year.
Order the title search
Once a contract is signed, the title company searches the deed chain, recorded liens and the plat, and reads the declaration. Ask the closing agent to confirm that the legal description names the Enbrook plat and the right lot.
Check flood and insurance by lot
Flood zones change from lot to lot, so request the elevation certificate for the address and read the current flood map. Then have an insurance agent quote wind and flood cover with the permit record, a wind-mitigation inspection and the association documents on roof cover in hand.
Close with the association and district records
Before closing, the association issues an estoppel letter stating what the owner owes, and the seller delivers the association's disclosure summary. Read the district's budget and the non-ad valorem line on the latest tax bill too.
Frequently Asked Questions about Enbrook homes for sale in Naples
These answers cover what buyers ask most about Enbrook: counts, sale figures, the association, the district, taxes, flood zones and distances. Each answer names its source and window, and the sections above hold the tables behind every figure, so read them before an offer.
How many homes are in Enbrook in Naples?
Enbrook holds 298 villas, every one an attached twin villa on a single plat in South Naples. The 2026 county roll lists 316 parcels on that plat in all, and 18 common parcels among them belong to the district, the homeowners' association and one other owner.
Are there Enbrook villas for sale right now?
Yes, at our last count. The October 29, 2026 MLS export showed 14 Enbrook listings active, at a median list price of $422,450, and 1 pending. Listings change daily, so use the live search on this page and read the street on each result.
What do Enbrook villas sell for in county records?
County resale deeds put the Enbrook median at $416,500 for September 2025 through August 2026, across 12 deeds from $390,000 to $440,000. Over September 2021 through August 2026, 58 county resale deeds give a median of $440,000. Builder first deeds stay out of both.
What does the MLS show for Enbrook sales?
The October 29, 2026 MLS export shows 10 Enbrook closings in its twelve-month window, at a median sold price of $416,500 and a range of $375,000 to $440,000. The median closing took 92 days on market and sold at 97.6 percent of list price.
Why do the county and MLS medians for Enbrook match?
They come from two separate records that overlap, and neither is adjusted to fit the other. The county median of $416,500 is the midpoint of 12 county resale deeds from September 2025 through August 2026. The MLS median comes from 10 closings in the twelve-month window of the October 29, 2026 export.
What is a twin villa in Enbrook?
A twin villa in Enbrook is an attached villa that D.R. Horton built between 2021 and 2024. The district's budget counts the units as Twin Villas, most MLS rows enter Villa Attached, and the county roll records each villa on its own lot.
How large are Enbrook villas on the county roll?
Each Enbrook villa carries one listed size in the public tax records: 1,496 square feet of base area. D.R. Horton marketed the plan as the Carrington, at 1,503 square feet with 2 bedrooms plus a den, 2 baths and a 2-car garage.
How big are the lots in Enbrook?
The median Enbrook lot is 3,920 square feet on the 2026 roll, about 0.09 acre. Lot sizes vary across the plat, and the lot size table above shows the spread by band. Confirm the lot lines for any villa on a survey.
When was Enbrook built?
Enbrook was built from 2021 to 2024, according to the county roll, with a median year of 2023. The roll counts 38 villas from 2021, 102 from 2022, 130 from 2023 and 28 from 2024, so every villa carries a year built in that span.
Who built Enbrook?
D.R. Horton built Enbrook from 2021 to 2024, and some of its marketing carried the Freedom Homes brand name. County first deeds record the builder's sales by year. The builder has since sold out, so every Enbrook villa now changes hands as an owner's resale.
Is any Enbrook villa still sold by D.R. Horton?
No. The last county builder deeds on the Enbrook plat date from 2024, and every county deed recorded from September 2024 through August 2026 is an owner's resale. The 285 builder first deeds from 2021 to 2024 are history, kept out of every resale figure.
What ZIP code is Enbrook in?
Enbrook uses ZIP code 34114. The villas sit in South Naples, off Manatee Road, in unincorporated Collier County. Postal addresses read Naples, FL 34114, even though the plat lies outside the Naples city limits, and the peers in the table above use other ZIP codes.
Is Enbrook inside the Naples city limits?
No. Enbrook lies in unincorporated Collier County, outside the Naples city limits, though its addresses read Naples. County government sets its zoning, and its property tax sits in county millage area 21. Use county offices for permits and records on an Enbrook villa.
Where is Enbrook in relation to Collier Boulevard?
Measured on county parcel maps, Enbrook lies a short way east of Collier Boulevard and south of Manatee Road. By road, the Collier Boulevard turn at Manatee Road is about 0.5 free-flow route miles from the centre of Enbrook, the first turn out.
Does Enbrook have a homeowners' association?
Yes. Every Enbrook villa sits under a homeowners' association, and the plat also has a community development district. A seller in an association community owes the buyer the disclosure summary in s. 720.401 of Florida law ahead of signing, so read it with the rules.
What are the association dues in Enbrook?
The association does not publish a dues schedule, so the exact figure comes from the association. Listing fee fields in the October 29, 2026 export carry quarterly entries, shown in the fee table above. Ask for the current budget and an estoppel letter for the villa.
What is the Enbrook community development district?
The Enbrook Community Development District is a special district that Collier County created in 2020 to finance and hold common works on the plat. On the roll it owns the two lakes and the stormwater tracts. It repays its Series 2020 bonds through each villa's assessment.
How much is the CDD assessment in Enbrook?
For FY2027, the district's budget assesses each Enbrook villa $1,415.75 for the CDD. That total splits into $268.28 for operations and maintenance and $1,147.47 for Series 2020 debt service. It appears on the county tax bill as a non-ad valorem charge, not millage.
What is the $1,685.52 line on an Enbrook tax bill?
It is the total of non-ad valorem charges that the 2026 roll places on every Enbrook villa. That total includes the CDD's FY2027 assessment, $1,415.75. The other $269.77 is probably the county's solid waste fee, an INFERRED reading, as the roll gives no line names.
What are property taxes like in Enbrook?
Enbrook villas pay county property tax in millage area 21 at 10.3696 mills on the 2026 roll. The median 2026 county tax across the 298 villas is $5,138.59, and each villa also carries $1,685.52 in non-ad valorem charges. The worked rows above show the arithmetic.
How do flood zones vary across Enbrook by lot?
Flood zones in Enbrook differ from one lot to the next, so no single zone describes the plat. Listings report more than one zone, and the flood section above gives a carried sample point. Read the elevation certificate and the current FEMA map for the exact address.
Which fire district serves Enbrook?
The Greater Naples Fire Rescue District serves Enbrook, and its levy is one line in county millage area 21 on the 2026 roll. Confirm station details with the district, and ask your insurance agent which fire protection class applies to the exact address.
Which schools serve Enbrook addresses?
Collier County Public Schools assigns schools by street address, and the schools section above lists what the district's lookup returned for one Enbrook address in October 2026, with the published grades. Run the lookup for the exact villa and confirm the assignment with the district.
What do listings say about leasing in Enbrook?
The association's own rule text is not published, so ask it for the current leasing rules before you plan to lease. Ask for the leasing article of the declaration, any board resolution that adds to it, and whether tenants need an application or approval. Listing remarks are a lead to check, not a recorded rule.
How far is Enbrook from the Gulf beaches?
Tigertail Beach on Marco Island is about 9.1 free-flow route miles from the centre of Enbrook, and the Naples Pier is about 11.1 free-flow route miles from the centre of Enbrook. Both distances are rows in the route table above, measured by road.
How far is Enbrook from I-75?
The I-75 on-ramp at exit 101 on Collier Boulevard is about 8.5 free-flow route miles from the centre of Enbrook. From that ramp the interstate runs north toward Southwest Florida International Airport, which the route table above lists with the other regional stops.
How is Enbrook different from Lely Resort and Fiddler's Creek?
Enbrook is a separate community, not a section of either master plan. It has its own plat, its own homeowners' association and its own district. Lely Resort and Fiddler's Creek appear in the route table above only as landmarks on the drive.
Why does an Enbrook search need the MLS name?
A map box alone also reaches separate communities inside the plat's outline, such as Gulf Winds East and South Bay Plantation, and mixes their listings in. Pairing the box with the MLS development name Enbrook keeps the results on the three Enbrook streets.
Who insures the roof of an Enbrook twin villa?
The association documents decide it: they say whether each owner or the association insures the roof and the walls an attached villa shares. Read the declaration with your insurance agent, and ask for the roof's install date and a wind-mitigation inspection before you bind a policy.
How do I start a home search in Enbrook?
