Key takeaways for Delasol home buyers in Naples

Delasol in Naples, FL, is a resale market: the county roll shows every platted homesite built, and no builder sells new homes there today. Each takeaway below names its record set and its window, and the tables in the sold and MLS sections let a buyer check the price figures against their source.

Price in the county record

  • In the 12 months to August 31, 2026, Collier County recorded 13 home sales in Delasol at an $865,000 median, from $600,000 to $1,250,000, and every one was a resale on the county test.
  • The deed table in the sold section lists each of the 13 deeds by month and plat.

Price in the MLS export

  • The October 29, 2026 MLS export, a separate record set, shows 12 Delasol homes sold at an $801,500 median from October 29, 2025 to October 29, 2026, with 5 active listings and 0 pending on the export date.
  • Its window and its counting rule differ from the deeds, so this page keeps the two medians apart.

What is listed on the export date

  • According to the October 29, 2026 export, Delasol had 5 active listings, spread across Phase 1, Phase 2 and Phase 3, with the highest ask at $1,300,000 and no listing pending.
  • The listings section shows each ask with its plat and its MLS living area.

The 2026 assessment

  • The association's 2026 Approved Budget, approved November 12, 2025, sets the assessment at $4,160 a year, or $1,040 a quarter per home, and an estoppel certificate confirms the current figure for a given home.
  • The governance and costs sections give the budget history and what each budget line pays for.

Property taxes

  • Every Delasol parcel is taxed at 9.3696 mills for 2026, and the 2026 roll shows a $269.77 non-ad valorem total on every built home.
  • The median 2026 total tax bill on a built Delasol home on the county roll is $5,278.88, and the taxes section works through four examples.

The flood map

  • The county's flood layer, read October 21, 2026, sorts the 279 address points at Delasol into Zone AH (235), shaded Zone X (24) and Zone X (20), so the zone varies by lot.
  • Ask for an elevation certificate and the lender's flood determination on any address you consider, because a community-wide count does not describe one lot.

Entry and amenities

  • Entry runs by key fob, and the association's site lists a community pool and spa, a fitness center, a social room, a playground, tennis and pickleball courts, a basketball court and a private nature preserve.
  • The amenities section gives the published hours and the entry rules.

Where the numbers come from

  • Delasol has two record sets on this page, and their medians are never blended: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale.
  • The county figures come from the Collier County Property Appraiser's public data bundle dated October 27, 2026, and the MLS figures come from the Southwest Florida MLS export dated October 29, 2026. To compare this neighborhood with others, browse Naples communities.

What Delasol homes are for sale in Naples right now?

Delasol homes for sale in Naples number 5 active listings in the October 29, 2026 MLS export, with 0 pending, and the live searches below read the MLS label Delasol inside a map box drawn around the three plats. Counts printed here carry the export date, while each search shows the market as it stands when you open it.

The first search returns every listing, the second keeps listings that have been online for 30 days or fewer, and the third filters to the single-family property type. Every Delasol home is single-family, so the third search returns the same set as the first today. The last two split the same label at $850,000, one below it and one at or above it, so together they return the full set.

Active listings in the October 29, 2026 MLS export

The table lists each active Delasol listing in the export by plat, ask and MLS living area, with no street or house number.

Plat List price Living area (square feet)
MLS active, Phase 1 $679,900 2,000
MLS active, Phase 2 $769,900 2,000
MLS active, Phase 2 $815,000 2,028
MLS active, Phase 3 $990,000 2,708
MLS active, Phase 1 $1,300,000 3,056

An ask is what a seller requested on the export date, not a price a buyer paid, and the living area is the figure the listing agent entered.

Listings under and over $850,000

Three of the 5 asks in the October 29, 2026 export fall under $850,000, and 2 sit at or above it. The highest ask is $1,300,000, a Phase 1 listing of 3,056 square feet, and the other ask at or above $850,000 is a Phase 3 listing, so the two price searches above split the five without overlap.

Private pools among the listings

The export has no pool field, so this page reads pools from the county roll: 3 of the 5 active listings sit on parcels with a county pool row, and so do 7 of the 12 sold rows. A pool row records a pool on the parcel, not its condition, so ask for the permit and equipment history of any pool you consider.

How current these listings are

Counts and asks in this section are as of the October 29, 2026 export, and a listing can sell, change its ask or withdraw after that date. The export held 5 active listings and 0 pending, and the searches above show the live market, which can differ from these counts on the day you read this page. Contact us for a fresh pull before you tour.

What the export does not show

The export lists only homes marketed through the MLS, so a private sale never appears in it, and this page prints no street or house number from it. Its fee fields are typed by listing agents, so this page does not treat them as the association's rate, and it carries no new-construction field. It does not show a home's condition, its permit history or the terms of a seller's contract. An agent can confirm the status, plat and condition details of any listing before you tour.

What is Delasol in Naples, FL, and where is it?

Delasol in Naples, FL, is a built-out neighborhood of single-family homes in ZIP 34110, off the Livingston Road corridor in North Naples. Three county plats, one homeowners association and nine lanes make up the community, and the sections below place it, name its plats and explain what the county roll counts.

Where Delasol sits in North Naples

Delasol sits off the Livingston Road corridor in North Naples, in unincorporated Collier County, ZIP 34110. Naples is the postal name on each Delasol address, and Collier County, not a city, governs the land. The neighborhood section of this page gives measured distances from the plat to the schools, hospitals and shopping nearby, each taken the same way.

What the name covers

Delasol is one word on this page, and it names the community of three county plats, Delasol Phase 1, Delasol Phase 2 and Delasol Phase 3, all in ZIP 34110. Phases are county plats, not marketed names. Look-alike names elsewhere in Collier County belong to other communities with their own records, and the name-check section later on this page separates them.

The nine lanes

Nine lanes serve the community: Delasol, Delaplata, Delarosa, Los Olivos, Los Reyes, Parque, Paseo, Cadiz and Vallecas. The community name and one lane name are the same word, so a search for Delasol Lane finds one street inside the community and not the whole of it. This page prints lane names where they help and never a house number.

One association across three plats

The 2026 Collier County roll, in the county's October 27, 2026 data bundle, shows 271 built homes in Delasol across three plats in ZIP 34110, and no platted homesite is left without a home. Phase 1 holds 109 of them, Phase 2 holds 118 and Phase 3 holds 44. Delasol Homeowners Association, Inc., a Chapter 720 association, governs the three plats as one community, and the other 30 parcels on the roll are tracts and common parcels owned by the association.

Single-family homes only

Every Delasol home is single-family. The county roll codes all of them as single-family residences, and the MLS export lists all 17 of its counted rows as single-family design, with no attached home and no condominium among them. All are single-family, so every price on this page is a single-family price, and this page splits prices only by plat.

Getting to Livingston Road

The entry road meets Livingston Road at the southeast corner of the community, and on the Domain Realty Group route table, North Collier Regional Park is 2.6 route miles away and NCH North Naples Hospital is 3.4 route miles away. The neighborhood section lists schools, shopping and the other hospitals from the same table.

What have Delasol homes in Naples sold for?

Delasol homes in Naples sold for an $865,000 county median on the 13 deeds Collier County recorded from September 1, 2025 to August 31, 2026, from $600,000 to $1,250,000. This section lists every one of those sales, explains the county builder-direct test and sets the calendar years side by side.

Every recorded Delasol sale in the 12 months to August 31, 2026

Each row below is one qualified improved deed in the county record, with its month, price and plat and no street or house number. The 13 deeds recorded in 6 of the 12 months: 4 in November 2025, 1 in March 2026, 2 in April, 3 in May, 2 in June and 1 in July. By plat, Phase 1 recorded 5 of them, Phase 2 recorded 6 and Phase 3 recorded 2.

Recorded Price Plat County test
County deed, November 2025 $865,000 Phase 3 Resale
County deed, November 2025 $995,000 Phase 1 Resale
County deed, November 2025 $1,250,000 Phase 1 Resale
County deed, November 2025 $738,000 Phase 1 Resale
County deed, March 2026 $690,000 Phase 2 Resale
County deed, April 2026 $890,000 Phase 2 Resale
County deed, April 2026 $645,000 Phase 1 Resale
County deed, May 2026 $1,092,000 Phase 3 Resale
County deed, May 2026 $1,115,000 Phase 1 Resale
County deed, May 2026 $875,000 Phase 2 Resale
County deed, June 2026 $720,000 Phase 2 Resale
County deed, June 2026 $630,000 Phase 2 Resale
County deed, July 2026 $600,000 Phase 2 Resale

The lowest deed is the July 2026 sale at $600,000 and the highest is the November 2025 sale at $1,250,000. Every row passed the county test as a resale.

How the county test works

The county sales file names no seller, so the county builder-direct test works from dates: it flags a sale when it is the first improved qualified sale of a parcel, in the year built or the next year, or the first sale of a parcel with no home on the roll yet. A stricter version of the test, which requires a home on the roll, also returns 0 builder-direct sales.

Why the window ends in August 2026

Collier County qualifies a deed some weeks after it records. On the October 27, 2026 county data, August 2026 was the last fully qualified month, so the window closes on August 31, 2026. County-wide, only 102 deeds had qualified for September 2026 on that date, against 903 for August, so a window that ran into September would undercount. The latest qualified deed on a Delasol parcel recorded on July 15, 2026, and the latest deed of any kind recorded on September 24, 2026.

The prior 12 months

For September 2024 to August 2025, the prior 12 months, the county recorded 8 Delasol sales at a $985,000 median, and this page reads no price change into the gap between that median and the latest window's $865,000. Those 8 deeds ran from $800,000 to $1,225,000, and the plat counts in that window were 3 in Phase 1, 4 in Phase 2 and 1 in Phase 3.

County sales by calendar year

Year Sales Builder-direct Resale Median
County 2022 21 0 21 $810,000
County 2023 14 0 14 $805,000
County 2024 9 0 9 $845,000
County 2025 10 0 10 $972,500
County 2026 (Jan to Aug) 9 0 9 $720,000

Each calendar year counts qualified improved deeds for all Delasol homes, and the builder-direct column reads 0 in every year on the county test. The 2026 row covers January to August only, so read each median beside its count and its months. The county recorded 21 deeds in 2022, 14 in 2023, 9 in 2024, 10 in 2025 and 9 in the first eight months of 2026.

The 60-month record

Over the 60 months from September 1, 2021 to August 31, 2026, the county recorded 70 Delasol sales at an $825,000 median, from $590,000 to $1,250,000. That median spans five years of county sales, and the deed table above is the better guide to the latest window.

The highest figures on record

The highest deed in the 60-month county record is $1,250,000, recorded in Phase 1 in November 2025, and no deed in those 60 months reached $1,300,000. The highest active ask in the October 29, 2026 export is $1,300,000, which is an asking price and not a sale.

Medians by plat in the county record

Counted by plat in the latest 12 months, Phase 2 recorded 6 deeds at a $705,000 county median, from $600,000 to $890,000. Phase 3 recorded 2 deeds, at $865,000 and $1,092,000. Phase 1 recorded 5 deeds, from $645,000 to $1,250,000, and the deed table above lists them. The lowest deed in the window, $600,000 in July 2026, is a Phase 2 sale, and the highest, $1,250,000 in November 2025, is a Phase 1 sale.

What does the MLS show about Delasol homes in Naples?

Delasol in Naples is also tracked in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. Its rows follow their own rules over a window of their own, which is why MLS sold, active and pending counts carry the MLS label and stay out of every county sentence.

MLS by plat

Joined to the county roll by address, the MLS rows split by plat as the table shows, and every counted row matches one Delasol parcel.

Plat Sold Median sold Active Pending
MLS Phase 1 5 $995,000 2 0
MLS Phase 2 6 $705,000 2 0
MLS Phase 3 1 $865,000 1 0

The 6 Phase 2 sold rows carry a $705,000 MLS median. Phase 3 has a single sold row, so its figure is one closing and not a median, and Phase 1 has 5 sold rows, summarized in the table.

The MLS window

The sold window runs from October 29, 2025 to October 29, 2026, and the closings on the counted rows fall between November 10, 2025 and July 30, 2026. The export counted 17 Delasol rows in all: 12 sold, 5 active and 0 pending. We tracked those rows against the 2026 roll by street address, and all 17 joined a single Delasol parcel. The 12 sold rows run from $600,000 to $1,250,000. A closing after October 29, 2026 is not in these counts, and neither is a listing that came to market after that date.

Days on market and sale to list

In the October 29, 2026 export, the 12 sold rows show a median of 54 days on market and a median sale-to-list ratio of 96.5 percent, each sale measured against its own list price. The 5 active listings showed a median of 139 days on market on the export date. By plat, the 6 Phase 2 sold rows show a median of 24 days on market and a 96.9 percent median sale-to-list ratio, while Phase 1 has 5 sold rows and Phase 3 a single closing. Each plat holds few rows, so treat those as descriptions of the rows, not as a rate for the plat.

Living area in the MLS

The 12 sold rows show a median MLS living area of 2,064 square feet, and the 5 active listings run from 2,000 to 3,056 square feet. Living area is entered by the listing agent, so confirm it on the floor plan and the listing sheet before you compare two homes. By plat, the 6 Phase 2 sold rows show a median living area of 2,000 square feet, while Phase 1 has 5 sold rows and Phase 3 a single closing.

The one county sale with no MLS row

The county's 13 sales include a $1,092,000 Phase 3 sale with no row in the MLS export, and every other county sale matches an MLS closing at the same price. The deed table lists that sale in May 2026, and this page does not say why the MLS has no row for it.

Why the two medians stay separate

The county set counts qualified deeds from September 1, 2025 to August 31, 2026, and the MLS set counts closings from October 29, 2025 to October 29, 2026, so the windows and the counting rules differ. This page therefore never blends the two medians, never puts them in one sentence and reads no direction into the gap between them.

Is anyone still building new homes in Delasol?

No builder is selling new homes in Delasol, Naples, today. The 2026 county roll shows every platted homesite built, the county builder-direct test flags 0 of the 13 latest sales, and the October 29, 2026 export lists no new construction, so a buyer here compares resale homes, resale contracts and the condition of each house.

Build-out on the county roll

The 2026 roll counts 271 built homes and 0 vacant platted homesites, so no vacant homesite remains for a builder entity to hold. The 270 homes on platted lots date from 2004 to 2006, and the other parcels are the tract home and common tracts, so the roll shows no vacant homesite to come to market inside the three plats. The roll carries 301 parcels in all, 271 of them homes and 30 of them tracts and common parcels.

The county builder-direct test

On the county builder-direct test, 0 of the 13 sales in the latest 12 months were flagged builder-direct, and 0 of the 8 sales in the earlier window were either, so every recorded sale was a resale. The per-year table above shows the same 0 in every year from 2022 to August 2026. The test is a heuristic that infers a builder sale rather than proving one, but the result matches a community with no homesite left to build.

No new construction in the MLS export

The export carries no new-construction field, so this page uses a proxy that flags 2025 or later in the year-built field, or a parcel with no home on the roll. By that proxy, 0 of the 17 counted rows in the October 29, 2026 export are new construction, and the 5 active listings were built from 2004 to 2006. No counted row carries a year built later than 2006.

What a resale buyer inherits

Every sale in the county's latest 12 months was a resale on the county test, and the association keeps a Purchase Application Packet, so ask the listing agent early for the current packet and ask how long any review takes before you set the contract dates. A home built from 2004 to 2006 can carry an original roof and air conditioner, so ask for the dates of each and for the permit history. Contact us to have the deed history and the MLS record pulled for an address, meet the agents, request a home valuation if you own here, or read about Domain Realty Group.

What are the three Delasol plats in Naples?

Delasol in Naples is recorded with Collier County as three plats, Phase 1, Phase 2 and Phase 3, which on the 2026 county roll hold 109, 118 and 44 built homes. The plats are county records, not sections the association markets, so each plat below carries its own build years, lot size, pool rows and recorded sales.

Phase 1

The 2026 county roll counts 109 built homes here, all dated 2004 to 2006, on a median homesite of 0.230 acre. Delasol Lane carries 42 of them and Delaplata Lane 41, with Parque Lane, Delarosa Lane and Los Olivos Lane making up the rest. County deeds recorded in the 12 months to August 31, 2026 show five qualified sales, from $645,000 to $1,250,000, and the plat table below shows the median.

Phase 2

Phase 2 is the largest plat, with 118 built homes on Parque, Delarosa, Delasol, Paseo and Los Olivos lanes. The lot homes date from 2005 to 2006, and one further home on a tract carries the older year built described in the next section. The median homesite is 0.250 acre, the largest of the three, and 86 homes carry a pool building row. County deeds recorded in the 12 months to August 31, 2026 show six Phase 2 sales at a median of $705,000, from $600,000 to $890,000.

Phase 3

Phase 3 is the smallest plat, with 44 built homes on Vallecas, Cadiz and Los Reyes lanes, all dated 2005 to 2006. The median homesite is 0.205 acre, the smallest of the three, and 26 homes carry a pool building row. County deeds recorded in the 12 months to August 31, 2026 show two sales, $865,000 in November 2025 and $1,092,000 in May 2026, too few for a median.

County figures by plat

Each row is one plat on the 2026 county roll. T12 means qualified improved deeds recorded in the 12 months to August 31, 2026.

Plat Homes built Year built Median lot (acres) Pool rows T12 sales T12 median or prices
County Phase 1 109 2004 to 2006 0.230 80 5 $995,000
County Phase 2 118 2005 to 2006, plus the 1995 tract home 0.250 86 6 $705,000
County Phase 3 44 2005 to 2006 0.205 26 2 $865,000 and $1,092,000

Plats are county records, not marketed names

The three names come from the county's plat records. The association's public site uses one name, Delasol, for the whole community, and one association, Delasol Homeowners Association, Inc., covers all three plats; its 2025 FAQ counts one vote for each home. To browse other communities around Naples, use the Naples communities directory.

How the lanes fall across the plats

Nine lanes serve Delasol: Delasol, Delaplata, Delarosa, Los Olivos, Los Reyes, Parque, Paseo, Cadiz and Vallecas. Among built homes, four of them cross the Phase 1 and Phase 2 line: Delasol, Parque, Delarosa and Los Olivos. Delaplata holds homes only in Phase 1 and Paseo only in Phase 2, while Cadiz, Los Reyes and Vallecas hold homes only in Phase 3. A lane named in a listing indicates the plat, except on the four shared lanes, where the county parcel record settles it.

Lot sizes by plat

The county roll gives platted homesites a median of 0.240 acre across Delasol. By plat, Phase 2 is largest at 0.250 acre, Phase 1 sits at 0.230 and Phase 3 at 0.205. Those are medians, so individual lots run above and below them.

Pool rows by plat

A private pool building row appears on 80 of the 109 Phase 1 homes, 86 of the 118 Phase 2 homes and 26 of the 44 Phase 3 homes, a total set out in the next section. These are rows on the county's building record, not an inspection, so a buyer confirms the pool, its screen enclosure and its equipment at the home.

What homes and floor plans are in Delasol, Naples?

Delasol in Naples is a resale neighborhood of 271 single-family homes, and the association's site lists 17 floor plans in one-story and two-story designs. Lots have a median of 0.240 acre, many homes have a private pool, and the association requires barrel tile roofs. This section sets out the count, the plans, MLS living area and the exterior rules.

The 271 built homes on the 2026 county roll

The 2026 county roll lists 301 parcels in the three plats: 271 with a home on them and 30 common tracts owned by the association. Every built home carries a single-family use code, and no platted homesite stands vacant. By plat that is 109, 118 and 44 homes. The association's 2026 budget and its 2025 FAQ vote count point to the same total, the only home count this page uses.

The 271st home, on a tract

The 271st home on that roll sits on a Phase 2 tract rather than a platted lot and carries a 1995 year built, ahead of the Centex homes. The county shows no qualified sale of it in its recent sale windows, and it has no row in the October 29, 2026 export. Whether the association governs that home is unverified, because the recorded Declaration was not read for this page.

The 17 floor plans on the HOA site

The association's site lists 17 floor plans in one-story and two-story designs. The site names no plans, so a buyer learns a home's plan from the listing, the seller's records or the association's manager. This page prints no plan names, because resale listing remarks carry names that no builder or association document confirms.

One-story and two-story designs

The association's site says the plans come in one-story and two-story designs. No count of one-story versus two-story homes is published by the association or in the county figures used here. A buyer comparing story counts checks the floor plan on the listing instead of assuming a story count from the street.

Living area in the MLS export

Size on this page means MLS living area and nothing else. Southwest Florida MLS, as entered by listing agents, export of October 29, 2026: the 12 sales in the year to that date recorded a median of 2,064 square feet. The six Phase 2 sales recorded a median of 2,000 square feet, while Phase 1 has five sales and Phase 3 one, too few for a median. Listing agents enter living area, so a buyer confirms it against the floor plan.

Size figures on this page

This page prints one kind of size, MLS living area, because the county roll's building area counts the ground floor of a house only and understates a two-story plan. Sizes quoted on other pages can differ for the same home, so compare homes on one measure.

Lots and lakes

Platted homesites have a median of 0.240 acre. The association's site says some homes face the community's lakes and many overlook its private nature preserve. No count of lake, preserve and interior homesites is published, so a buyer asks which of those a specific homesite is, and asks the seller for the survey that shows the lot line against the lake or preserve edge.

Private pools

The 2026 county roll carries a private pool building row on 192 of the 271 built Delasol homes. The pool rows split 80, 86 and 26 across the three plats, and the roll also carries 214 screen enclosure rows and 123 spa rows on home parcels. In the October 29, 2026 export, seven of the 12 sales and three of the five active homes joined to a county pool row. A pool addition needs approval from the association's Architectural Review Committee before work starts.

Barrel tile only

The association's Architectural Review Committee guidelines of November 12, 2025 allow barrel tile only. No other roofing material and no patchwork tile is permitted, and any roof change needs written approval before work starts.

Exterior rules that shape a home

The guidelines and rules give the exterior a short fixed list. Paint follows approved color schemes, mailboxes use one marble design, and no fence or shed may be built on a lot. Fixed exterior generators need approval and a planting screen. Review generally takes up to thirty days.

Who built Delasol, and how was it zoned?

Delasol in Naples has Centex Homes as its Declarant and sits in a planned unit development that Collier County zoned in 2000. The association's 2003 Articles name that Declarant, the roll shows no homesite left to build, and the zoning name differs from the community name. This section covers the filing, the zoning and the acreage.

Centex Homes as Declarant

Centex Homes was the Declarant in the 2003 Articles of Delasol Homeowners Association, Inc., and no sale in the county's latest 12 months was builder-direct. The association's public pages name no builder. With every homesite built, no vacant lot remains for a builder to sell, so a buyer here deals with a resale seller.

The association's 2003 Articles

Delasol Homeowners Association, Inc. was incorporated in 2003, according to its state corporate filing. The Articles planned for about three hundred homes, and the county roll holds fewer. The recorded Declaration, which holds the full covenants, was not read for this page.

The Madeira PUD on the county layer

Collier County zoned the land as the Madeira PUD, petition PUD-00-09, under Ordinance 00-80 of November 28, 2000, and the county's own layer spells that name MADIERA. The county's zoning layer is the record that carries the PUD, and its polygon for the district covers about 145 acres.

What the PUD name means for a buyer

A search for a Delasol PUD finds nothing, because the zoning was approved in 2000 and predates the community name. A buyer or a lawyer looking for the zoning record searches the petition or ordinance number above, not the community name. The zoning name and the community name differ, and the county layer's spelling is another reason to search by petition number.

The 147 acres on the HOA site

The association's site puts Delasol on 147 acres. The county's PUD polygon is about 145 acres, so the two figures come from different records and need not match. Neither is a survey of a lot, and a buyer relies on the parcel record and the survey for any one homesite.

When were Delasol homes built, and what should a buyer check?

Delasol homes in Naples were built from 2004 to 2006, so original roofs, air conditioners and plumbing are 20 to 22 years old in 2026 unless a seller replaced them. A buyer checks the roof year, the air conditioning, permit history, a wind mitigation report and any 4-point report an insurer asks for, and reads the association's shutter rule.

The 2004 to 2006 build years

On the 2026 county roll, the 270 Delasol homes on platted lots date from 2004 to 2006, with a median year built of 2005. The roll's histogram is 79 homes in 2004, 109 in 2005 and 82 in 2006, which adds to the 270. A median home is 21 years old in 2026.

Building code era

Homes built in 2004 fall under the 2001 Florida Building Code, effective statewide March 1, 2002. The 2004 edition took effect October 1, 2005, so 2005 homes fall under either by permit date and 2006 homes mostly under the 2004 edition. The permit date, not the year built, decides the edition, so check the county permit file for the home. Every lot home on the roll was built after the 2002 statewide code began.

Original roofs

Original roofs are 20 to 22 years old in 2026 unless a seller replaced one. The association requires barrel tile, and roofing contractors commonly name the underlayment beneath the tile, rather than the tile itself, as the part that limits roof life. A buyer asks for the roof permit year, has the tile and underlayment inspected, and asks an insurer how it treats the roof's year.

Air conditioning, plumbing and permits

The county roll's building rows list the house, screen enclosure, pool and spa, not mechanical systems, so the seller's records and the county permit file are the sources. Ask for the data label on each air handler and condenser, the date of any replacement, and the permit for each change to the roof, air conditioning, windows or plumbing. Raise any change with no permit with your agent before the inspection period ends.

4-point and wind mitigation reports

A wind mitigation report on the state form, OIR-B1-1802, lists roof covering, deck attachment, roof-to-wall connection and opening protection, and insurers use it for premium credits. Ask for one dated within five years. An insurer may ask for a 4-point report, which covers the roof, electrical, plumbing and air conditioning, so ask the insurer whether a home of this build year needs one. Ask the seller for any report on file, and order new ones when the dates are old.

Shutter rules

The association's Rules and Regulations bar hurricane shutters except during a hurricane or tropical storm watch or warning. During one they are permitted and recommended, and they must be open or removed within ten days after it ends. A buyer who plans shutters, or already owns them, reads that rule beside the exterior approval rule, because other changes to openings need approval too.

What amenities does Delasol have, and is it gated?

Delasol in Naples lists a community pool and spa, a fitness center, a social room, a fenced playground, tennis and pickleball courts, a basketball court, lakes and a private nature preserve, all on the association's own site. The first section below gives the entry and the gate hours, and each later section takes one amenity.

Entry and hours at the gate

Delasol is a gated community, and the association's site, checked November 3, 2026, lists a staffed gatehouse from 6 am to 10 pm, no guard from 10 pm to 6 am with call box entry only, and fob entry. Visitors use the call box after those hours, and residents use their fobs at the gate. Resident vehicles carry an RFID sticker. A buyer confirms these hours with the association before relying on them.

Pool and spa

The association lists a community pool and spa at the clubhouse. The pool is open daily from dawn to dusk, with fob entry required at all times. Spa hours are not published separately, so confirm with the association whether the spa follows the pool's hours.

Fitness center

The fitness center uses fob entry at all hours except the published cleaning times, which are 1 pm to 3 pm on Mondays and Fridays. Those hours are as published on the association's site on November 3, 2026, and they can change.

Social room and clubhouse reservations

The social room is the Delasol Clubhouse on the association's calendar, which for November 2026 lists scheduled activities and private reservations. Reservations go through a form on the association's site that requires an account. Reservation fees, deposits, capacity and rules: Information not available at time of publishing (checked 2026-11-03).

Playground

The association lists a fenced playground among its amenities. Its public pages publish no hours or rules for the playground, so a buyer who wants them asks the association's manager.

Tennis, pickleball and basketball courts

The association lists tennis and pickleball courts together, and a basketball court. Court hours, reservation rules and lighting rules: Information not available at time of publishing (checked 2026-11-03).

Lakes and the private nature preserve

The association's site lists lakes and the community's private nature preserve, and says some homes face the lakes and many overlook the preserve. Its public pages publish no rules on fishing, boating, water use, preserve access or trails. Because these are common areas, a buyer asks the association before assuming any use.

What Delasol does not have

Delasol has no golf course and no marina, and it is not age-restricted. The association's 2025 packet FAQ answers no to a second mandatory association and no to recreation rent or land use fees. The amenities above are the whole list the association publishes, so anything else a listing describes is the seller's or the listing agent's wording.

What is near Delasol: schools, shopping and hospitals?

Delasol in Naples sits in ZIP 34110 off the Livingston Road corridor, with three assigned schools and NCH North Naples Hospital in the same ZIP. The larger shopping centers lie farther, in ZIP 34108 and beyond. Every distance below comes from the Domain Realty Group route table, and any distance printed comes from that table only.

School assignment

The district's 2026 to 2027 lookup, read October 21, 2026, assigned a Delasol address to Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High, and assignment can change, so verify it by address with the district. Veterans Memorial Elementary is 2.4 route miles away, North Naples Middle 2.0 route miles and Aubrey Rogers High 3.5 route miles.

Hospitals

NCH North Naples Hospital is 3.4 route miles away. Physicians Regional Medical Center in Pine Ridge is 7.0 route miles away, and NCH Baker Hospital in downtown Naples is 12.9 route miles away. This page lists names and distances only; services, emergency department hours and which hospital a physician or insurer uses are questions for each hospital.

Grocery

Publix at Naples Walk, in ZIP 34109, is 4.6 route miles away. A Whole Foods Market sits in the Mercato area in ZIP 34108 and lists daily hours of 8 am to 10 pm on its store page. Whether a grocery store sits inside ZIP 34110 is unverified on this page, so check a map.

Shopping

Mercato is 6.2 route miles away and Waterside Shops 8.4 route miles. Both sit in ZIP 34108, not in 34110. Mercato publishes hours of Monday to Saturday 10 am to 9 pm and Sunday noon to 6 pm, and Waterside Shops Monday to Saturday 10 am to 6 pm and Sunday 11 am to 5 pm, with store hours varying. Coconut Point in Estero, in Lee County, is 12.0 route miles away.

Downtown Naples

Fifth Avenue South in downtown Naples is 14.7 route miles away. Downtown also holds NCH Baker Hospital and the Naples Pier, listed under their own headings. For more on the rest of Naples, read the Naples area guide.

Beaches

Naples Pier is 15.9 route miles away. The public beach access at the west end of Vanderbilt Beach Road is only approximate in the route table, so this page prints no distance for it. The county parks layer also lists Barefoot Beach Preserve and Clam Pass, and this page prints no distance for either.

Parks

North Collier Regional Park is 2.6 route miles away. The county parks layer also lists Willoughby Acres Park, Palm River Park, Veterans Community Park and Cocohatchee River Park. This page prints no distance and no hours for those four, because those details sit with the county.

Airport

Southwest Florida International Airport (RSW) is 23.5 route miles away. The I-75 interchanges at Immokalee Road, exit 111, and at Bonita Beach Road, exit 116, are the two I-75 ramps in the route table, and this page prints no distance for either.

How the route miles were measured

The Domain Realty Group route table measures free-flow distance over public roads from the plat center of Delasol, with no traffic and no signal delay. The entry road meets Livingston Road a few tenths of a mile from that center, so each figure can run a few tenths off. The table was run November 3, 2026, and the two I-75 interchanges and Vanderbilt Beach are placed by hand. To tour Delasol homes with a Domain Realty Group agent, contact Domain Realty Group, meet the agents or browse Naples homes for sale.

What road projects are near Delasol in Naples?

Delasol in Naples sits near three road items: a county Immokalee Road shoulder project in the MPO program, a Livingston Road flyover at Immokalee Road, with design awarded, and I-75 work at the Immokalee Road interchange. This page prints no construction date for any of them, and schedules change.

Immokalee Road in the MPO program

The Collier MPO's FY2027 to FY2031 Transportation Improvement Program, adopted June 12, 2026, lists Immokalee Road from Livingston Road to Logan Boulevard as a pave shoulders item, number 452247-1, managed by Collier County. The item's schedule and funding are in the MPO document, and this page prints neither. No page of the program read for this page shows a funded project on Livingston Road itself between Immokalee Road and Vanderbilt Beach Road.

The Livingston Road flyover

The county has awarded design of a Livingston Road flyover at Immokalee Road, and no construction date is published. Design is the stage awarded. This page prints no award date, contractor or cost, because published reports differ on the year.

I-75 at Immokalee Road

The MPO program lists I-75 add-lane and interchange items at Immokalee Road with right-of-way rows, and the Florida Department of Transportation's project pages describe a diverging diamond interchange at that exit. The department's pages show different schedules, so this page prints no start date. The interchange is exit 111, and this page prints no distance for any I-75 ramp.

Who governs Delasol in Naples, and what are the HOA fees?

Delasol in Naples answers to one homeowners' association, Delasol Homeowners Association, Inc., which a management company runs under Florida's Chapter 720. The association publishes its budget, and the 2026 budget sets a quarterly assessment per home. According to the association's own FAQ, no other mandatory association applies.

Delasol Homeowners Association, Inc.

Delasol Homeowners Association, Inc. is a Florida not-for-profit corporation whose Articles were filed in 2003, governed by a volunteer board that the community elects. The association's 2025 FAQ counts 271 possible votes, one membership per home. Its public documents page lists budgets, a reserve study, rules, forms and board agendas.

Chapter 720, not a condominium

Delasol is a homeowners' association under Chapter 720 of the Florida Statutes, so the condominium statute does not apply. Chapter 720 governs the buyer's disclosure summary and the certificate an association issues before closing, both covered below, and the association posts a Records Request Form for official records.

Anchor Associates as manager

Anchor Associates, Inc. manages the association. The company describes itself as a full-service association and property management firm serving Collier, Lee and Broward counties, and sales and lease applications go through it. The 2026 budget carries a $48,036 management contract, shown per home in the budget lines table.

The 2026 assessment per home

The association's 2026 Approved Budget, approved November 12, 2025, sets the Delasol assessment at $4,160 a year, or $1,040 a quarter per home, so ask for the estoppel certificate to confirm the current figure. The budget year runs January 1 to December 31, 2026, and the association's welcome letter, dated January 2023, lists quarterly due dates of January 1, April 1, July 1 and October 1.

Three years of budgets

The association's budgets show $4,100 a year for 2025 and $3,980 a year for 2024. Each row names the budget it comes from.

Year Annual Quarterly Document
Association budget, 2026 $4,160 $1,040 2026 Approved Budget, approved November 12, 2025
Association budget, 2025 $4,100 $1,025 2026 Approved Budget, 2025 column
Association budget, 2024 $3,980 $995 2025 Approved Budget, in the 2025 Purchase Application Packet

The older FAQ figure

The association's FAQ page still carries an older quarterly figure, so read the budget and the estoppel certificate, not that page. That page shows no date, and its figure matches none of the three budgets in the table above.

MLS fee field from the October 29, 2026 export

We tracked the HOA fee field on every Delasol row in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. The only other assessment figures on this page are what listing agents typed into the October 29, 2026 MLS export, shown in the MLS fee table as supporting data and never as the association's rate.

MLS field value, HOA or Master HOA field Rows
MLS fee field reads $1,040 a quarter 10 of 17 rows
MLS fee field reads $1,025 a quarter 6 of 17 rows
MLS fee field reads $995 a quarter 1 of 17 rows

A blank or $0 entry counts as missing, never as a fee.

No other mandatory association

The association's FAQ, in its 2025 packet, answers no to membership in any other required association, no to rent or land use fees for recreational facilities and no to any separate assessment beyond its own. The recorded Declaration, which was not read, controls if it differs. See other Naples communities before choosing.

What does the 2026 Delasol HOA budget pay for?

Delasol's 2026 budget, approved by the association on November 12, 2025, lists bulk cable, entry access control, pooled reserves, grounds and management among its lines. The table below puts those five lines beside this page's per-home arithmetic, which divides each line by the number of homes and is not an association figure.

The 2026 budget lines

The 2026 Approved Budget lists these five lines, and the per-home and share columns are this page's arithmetic, not figures the association prints.

Line 2026 budget Per home, arithmetic over 271 homes Share of the assessments, arithmetic
2026 budget, master cable contract $353,580 about $1,305 31.4 percent
2026 budget, access control contract $177,100 about $654 15.7 percent
2026 budget, reserves, pooled $156,978 about $579 13.9 percent
2026 budget, grounds contract $81,300 about $300 7.2 percent
2026 budget, management contract $48,036 about $177 4.3 percent

Bulk cable inside the assessment

The 2026 budget lists a $353,580 master cable contract and a $177,100 access control contract, and this page's arithmetic over 271 homes puts those at about $1,305 and about $654 a home for the year. The association's welcome letter, dated January 2023, says Comcast cable is part of the dues. The budget does not say which channels or internet service the contract covers, so ask the manager before relying on it.

Access control

The 2026 budget also carries a $3,000 line for entry keys and RFID stickers beside the access control contract. Entry hours and how the gate works are covered earlier on this page. Every resident vehicle needs an RFID sticker, and the closing section prices stickers and fobs.

Reserves and the 2023 reserve study

The 2026 budget moves $156,978 into pooled reserves. The newest reserve study posted is a 2023 update, so treat it as dated: it puts the current cost of reserve components at $1,942,011 against an estimated beginning balance of $547,122, recommends a 2023 contribution of $131,965 and concludes that the association can fully fund at that level. A 2026 study is not published on the public pages as of November 3, 2026, so ask for the current one.

Grounds, lakes and preserve

The 2026 budget lists an $81,300 grounds contract, $14,500 for preserve maintenance, a $9,084 lake maintenance contract and $6,000 for aerators, and the community pool and spa carry a $12,000 contract and $7,500 for maintenance. Ask the manager which landscape work the association performs and which stays with the owner.

How the 271 arithmetic works

The 2026 budget's $1,127,360 in assessments divided by $4,160 is exactly 271 homes, the same count as the county roll. The per-home column divides each line by the 271 homes, and the share column divides each line by the $1,127,360, both rounded. The certificate for a specific home states what is owed on that home.

What does a Delasol buyer pay at closing and to the association?

A Delasol buyer in Naples pays the association's manager an application fee and a background check, both listed in its 2025 packet, and RFID stickers and fobs are charged on top. The recorded Declaration was not read, so the certificate for the exact home is the document that confirms any other charge.

Application fee and background check

The association's 2025 Purchase Application Packet, read November 3, 2026, lists a $150 application fee plus a $50 background check per adult. Both are payable to Anchor Associates, Inc. and are non-refundable, and the complete application must reach the manager 30 days before occupancy.

Transfer fee and capital contribution

That public packet shows no transfer fee and no capital contribution, but the recorded Declaration was not read, so check the estoppel certificate, as of November 3, 2026. Florida's certificate statute has the association state whether a capital contribution or any other charge on the sale is due, so the answer for a specific home is in writing on that document.

Ordering the estoppel certificate

The association's website links to a third-party ordering site for estoppel requests, and the certificate's dollar amount is not published on its pages: Information not available at time of publishing (checked 2026-11-03). Florida caps the charge, covered below under s. 720.30851, and a Domain Realty Group agent can coordinate the order with the title company.

RFID stickers and fobs

The 2025 packet prices an RFID sticker at $25 and a key fob at $10, and the rules require a sticker on every resident vehicle. The fob opens the pool and fitness room, and the same packet charges $100 for a lost clubhouse key.

Approval timing

The purchase packet asks for the complete application at least 30 days before occupancy and states no decision deadline in the pages read, so ask the manager how long approval takes and build that time into the contract dates. For a lease, the lease packet gives the board 15 days once the file is complete. Contact Domain Realty Group to plan the timing.

What the packet contains

The 2025 Purchase Application Packet is a 32-page bundle: a sales checklist, application and authorization pages, pet registration, a key fob form, clubhouse and amenity rules, a welcome letter dated January 2023, the 2025 approved budget and a 2025 FAQ.

What are the leasing, pet and vehicle rules in Delasol, Naples?

Delasol in Naples allows leasing under written limits: a 30-day minimum, no more than three leases in a calendar year and prior board approval. Boats, trailers and commercial vehicles stay inside a garage, overnight street parking is prohibited, and pets follow published rules that restrict one named breed.

Minimum lease term and leases a year

The association's rules and lease packet set a minimum lease of 30 consecutive days, no more than three leases in a calendar year and prior board approval. The lease packet is dated August 24, 2023, and the purchase packet's 2025 FAQ repeats the limits. The lease packet also keeps a lease term to no more than 12 months and asks that a renewal for the same tenants reach the association 30 days ahead.

Board approval

Leasing needs prior written board approval before occupancy, and the Rules treat an unapproved occupancy as disapproved and void. The lease packet gives the board 15 days once the file is complete and asks for the application 30 days before occupancy. The Rules list an owner delinquent on assessments or fines among the reasons for denial.

Whole-home leases

The Rules allow a whole home to be leased and no portion of a home, and the limit of three leases applies per home in a calendar year. A buyer who plans to rent should read the recorded Declaration, which was not read for this page, before contracting.

Pet rules as published

The Rules allow only common, non-exotic domesticated household pets, none kept for breeding or commercial use, and a named breed and its mixes are restricted on community property. A pet registration form is required, pets must be leashed outside a lot or fenced area, and waste must be picked up. Pets are not allowed in the clubhouse, fitness room or on the courts, except registered service animals.

Overnight street parking

The Rules prohibit overnight street parking and provide for towing at the owner's expense. Resident vehicles must display the RFID sticker and carry current registration, and no inoperable vehicle may stand on a driveway or lot.

Boats, trailers and commercial vehicles

The Rules bar commercial vehicles, motor homes, trailers and boats from driveways and community property and permit them only inside a home's garage. The rules also bar watercraft on the lakes.

Fines

Section XIII of the Rules sets fines of up to $100 per day, not to exceed $1,000, and the packet's rules acknowledgement cites the same Florida maximum.

Architectural review

Any change to a home's exterior needs written approval from the Architectural Review Committee, including paint, roof, pool, screen enclosure, windows, driveway, generators and landscaping beyond the original footprint. Requests go through the manager, and review generally takes up to thirty days. Work that starts before approval adds a $100.00 late fee per project, roofs must be barrel tile, and fences and sheds may not be erected on a lot.

What are property taxes on a Delasol home in Naples, with worked examples?

Delasol in Naples carries one 2026 millage rate across its three county millage areas, and the county roll shows no community development district. Four worked examples below put county median values through that rate with and without a homestead, and they are illustrations built from county figures, never a bill.

One rate across areas 18, 150 and 151

Every Delasol parcel sits in Collier County millage area 18, 150 or 151, each at 9.3696 mills for 2026, with no municipal millage, and the North Collier Fire Control and Rescue District line is 1.0000 mills of that total. The roll places 169 parcels in area 18, 110 in area 150 and 22 in area 151, and the three areas match line by line.

Taxes table: the 2026 authority lines

The table lists the ten 2026 authority lines from the county roll and their total.

Taxing authority Areas 18, 150 and 151, mills
Collier County general fund 3.0107
South Florida Water Management District 0.0948
Big Cypress Basin 0.0978
School board, state law 1.8990
School board, local board 2.2480
Collier Mosquito Control District 0.1331
North Collier Fire Control and Rescue District 1.0000
Unincorporated general MSTD 0.6844
Water pollution control program 0.0246
Conservation Collier 0.1772
Total 2026 millage 9.3696

No community development district

Domain Realty Group's October 21, 2026 read of the county layer shows no community development district at Delasol, and the 2026 roll shows the same $269.77 non-ad valorem total on every built home, with the line left unnamed here. The association's assessment is billed by the association and never appears on the county tax bill.

The non-ad valorem line

The county's data carries only the total of that line, not its name, so this page does not name it. The $269.77 total is a county tax-bill line, separate from the association's assessment, and the 30 common parcels the association owns show $0.00.

The homestead exemption

Florida's homestead exemption under s. 196.031 takes the first $25,000 of assessed value off all levies for a permanent residence, plus an additional exemption on value above $50,000 for non-school levies, which the Department of Revenue's January 2026 table sets at up to $26,411 for 2026. That gives up to $51,411 off non-school levies and $25,000 off school levies, and the roll shows a homestead on 193 built homes.

The reset after a sale

A sale resets the assessment, so the buyer's bill for the following year is built on market value as of January 1 of that year, not on the seller's capped assessment. The county roll's median 2026 total tax on built Delasol homes is $5,278.88, which comes from existing owners' bills and is context, not a forecast.

How the examples are built

Each row takes a county median value, subtracts homestead exemptions where the row says so, applies the 2026 millage lines to the taxable value and adds the roll's $269.77 non-ad valorem total. School levies take only the first $25,000 of an exemption.

Example Market value Taxable (non-school) Homestead exemptions Ad valorem Non-ad valorem (roll total) Total Areas
County median-value all-homes non-homestead $865,000 $865,000 $0 $8,104.70 $269.77 $8,374.47 18, 150 and 151
County median-value all-homes homestead $865,000 $813,589 $51,411 $7,732.53 $269.77 $8,002.30 18, 150 and 151
County median-value Phase 2 non-homestead $705,000 $705,000 $0 $6,605.57 $269.77 $6,875.34 18, 150 and 151
County median-value Phase 2 homestead $705,000 $653,589 $51,411 $6,233.39 $269.77 $6,503.16 18, 150 and 151

The examples, with and without homestead

For the county median-value all-homes example at $865,000, the 2026 total is $8,374.47 without a homestead and $8,002.30 with one. For the county median-value Phase 2 example at $705,000, the total is $6,875.34 without and $6,503.16 with one. A buyer's bill depends on the exact market value and exemptions, and a Domain Realty Group agent can run the same arithmetic for a listing.

Per $100,000 of taxable value

At the full 2026 total of 9.3696 mills, each $100,000 of taxable value produces $936.96 of ad valorem tax. With a homestead, school and non-school taxable values differ, so that figure is a rule of thumb for the full rate only.

Is Delasol in Naples in a flood zone, and how do storms and insurance work?

Delasol in Naples falls in more than one FEMA flood zone, so the answer varies by lot, and the lender's flood determination on the exact address governs. Evacuation zones measure storm surge on a separate map, and flood and wind are insured under separate policies, as the sections below explain.

The effective FEMA map

On FEMA panel 12021C0192J, effective February 8, 2024, the county's published layer read October 21, 2026 puts 235 of 279 Delasol address points in Zone AH, 24 in shaded Zone X and 20 in Zone X, so the zone varies by lot and the lender's flood determination on the exact address governs. The layer counts address points, a different tally from the roll's count of built residences. Zone AH points appear on each of the nine lanes, and shaded Zone X or Zone X points sit on parts of five: Delasol, Delarosa, Parque, Paseo and Delaplata.

What Zone AH and shaded Zone X mean

FEMA's glossary describes Zone AH as a Special Flood Hazard Area with a 1 percent annual chance of shallow flooding, and a federally regulated or federally backed lender must require flood insurance on a building there. Shaded Zone X marks moderate hazard and Zone X minimal mapped hazard, a lender may still ask for flood insurance in either, and flood damage happens outside mapped zones too.

The preliminary map

FEMA has released preliminary maps for Collier County, and what they show for Delasol is unverified on this page. The effective map governs a closing until FEMA makes a new map effective, so ask the lender which map its determination used.

Hurricane evacuation zone

Collier County places Delasol in Evacuation Zone C. Evacuation zones measure coastal surge and are lettered A to E, while a flood zone measures the 1 percent annual chance flood, so a home can sit in an evacuation zone and a FEMA flood zone at once.

Storm records

No Delasol storm record exists in the public sources read for this page, and delasol.org posts no storm notice text. For the area, the National Weather Service placed Hurricane Ian's 2022 surge in Collier south and west of US 41 and along the Gordon and Cocohatchee rivers. Those are county and coastal facts and say nothing for or against any Delasol address.

Flood and wind are separate policies

A homeowners policy generally excludes flood, so flood coverage is bought separately, through the National Flood Insurance Program or a private carrier. Collier County's 2026 flood newsletter says eligible NFIP policies in unincorporated Collier receive a 25 percent reduction through the Community Rating System, which does not apply to private flood policies. Citizens requires flood coverage with a wind policy on a home in a Special Flood Hazard Area, and phases in the same requirement elsewhere until it reaches all such policies regardless of value on January 1, 2027, per Citizens' own flood page, read November 3, 2026. No Delasol premium is published in the sources read, so get homeowners and flood quotes for the exact address.

Elevation certificates

An elevation certificate is a surveyor's record of a home's lowest floor and ground heights. Under FEMA's Risk Rating 2.0 it is not required to buy NFIP coverage, but it can lower the rate when FEMA's modeled elevation is low. The lot homes date from 2004 to 2006, before the 2024 map, so a seller may not have one: ask before an offer on any home among the current Naples listings, and a surveyor can produce one.

Roof and wind mitigation reports

A wind mitigation report on Florida's Uniform Mitigation Verification Inspection Form, OIR-B1-1802, is valid for five years and records roof covering, deck attachment, roof-to-wall connection and opening protection, and one unprotected opening, a garage door included, removes the top credit. Florida's roof rule, s. 627.7011(5), bars an insurer from refusing to issue or renew a policy on a home with a roof less than 15 years old solely because of how old the roof is, and the association's barrel tile rule governs any replacement.

What Florida rules apply when you buy in Delasol?

Delasol in Naples is a Chapter 720 homeowners' association, so three Florida statutes shape a purchase: the disclosure summary in s. 720.401, the certificate rules in s. 720.30851 and the homestead reset in s. 193.155. Each is summarized from the 2026 Florida Statutes pages read on November 3, 2026, and none replaces an attorney's review.

The HOA disclosure summary, s. 720.401

Section 720.401 requires that a prospective parcel owner be presented a disclosure summary before executing the contract for sale. The summary states that the buyer will be obligated to be a member of a homeowners' association, that assessments may change and that failure to pay could result in a lien. If it was not provided before signing, the buyer may void the contract by written notice within 3 days after receipt or before closing, whichever comes first, and a waiver of that right has no effect.

The estoppel certificate, s. 720.30851

Section 720.30851 requires an association to issue the certificate within 10 business days of a written or electronic request, stating the regular assessment, amounts owed, whether a capital contribution or any other charge on the sale is due, open rule violations and whether board approval is required. With nothing delinquent the fee may not exceed $250, with $100 more for delivery within 3 business days, plus up to $150 more if amounts are delinquent, and a late certificate carries no fee. The certificate stays effective for 30 days by hand or email and 35 by mail, and the caps adjust every 5 years by CPI.

The homestead assessment limit, s. 193.155

Section 193.155, the Save Our Homes limit, caps the yearly change in assessed value at the lower of 3 percent or the CPI change, and the Department of Revenue's January 2026 table lists the 2026 limit at 2.7 percent, against 2.9 percent for 2025. The same section assesses property at market value as of January 1 after a change of ownership, with exceptions listed in subsection (3)(a).

Portability

Portability, in s. 193.155(8), lets a Florida homestead owner carry part of the assessment benefit to a new homestead, and the subsection has more conditions and a deadline. Ask the Collier County Property Appraiser whether a buyer who owns a homestead elsewhere qualifies, and ask before closing.

Delasol vs Isla del Sol and other look-alike names: which is which?

Delasol is the North Naples community in ZIP 34110 off the Livingston Road corridor, and it shares part of its name with several other places. Isla del Sol at Fiddler's Creek, Tierra del Sol and Vista del Sol are separate Collier County communities, so none of their sales, fees or rules is a Delasol figure.

Isla del Sol at Fiddler's Creek

The county roll files this neighborhood under Fiddler's Creek in ZIP 34114, while Delasol is ZIP 34110 and its county plats are Delasol Phase 1, Phase 2 and Phase 3. A deed or listing that names Fiddler's Creek belongs to that place.

Tierra del Sol

The county roll lists this name as a condominium in ZIP 34113. Delasol is a set of single-family lots under one homeowners association in ZIP 34110, so a listing showing a condominium association is not Delasol.

Vista del Sol

The county roll lists this name as a condominium in ZIP 34145. Its association, fees and rules are its own, and none applies to a Delasol home, whose association is Delasol Homeowners Association, Inc.

The Madeira name elsewhere

The Madeira name also appears on a Pulte floor plan at another Naples community and on places such as Madeira Beach, and none of them is Delasol. Check the community name, ZIP and plat name on any listing or deed, and read the zoning answer in the questions below.

How do Delasol home prices compare with nearby Naples communities?

Delasol home prices in Naples sit among eight nearby communities that differ in build years, home size and association rules, so the fair comparison puts each on one county basis. The peer table below uses single-family coded homes only, and the prose carries no neighbor figure.

County peer table

Each row counts qualified Collier County deeds on use 1 homes in the 12 months to August 31, 2026, and the distance runs in a straight line between plat centers, not along a road.

Community Straight-line miles T12 use 1 sales T12 median
County Verona Pointe 0.56 1 $1,125,000
County The Strand 0.73 7 $1,500,000
County Carlton Lakes 0.8 9 $785,000
County Cypress Woods 1.48 10 $707,500
County Talis Park 1.63 10 $4,587,500
County Mediterra (Collier portion) 1.68 26 $2,562,500
County Collier's Reserve 2.14 16 $2,200,000
County Longshore Lake 2.2 36 $845,000

How the peers were chosen

The set keeps eight communities by straight-line distance, each with at least 20 single-family coded homes in ZIP 34110 or 34119 within eight miles of Delasol and a median year built of 1990 or later. A row with few sales can swing on one closing, and each peer is a separate development with its own rules.

Peer pages on this site

Six of the peers have Domain Realty Group pages: Carlton Lakes, The Strand, Talis Park, Mediterra, Collier's Reserve and Longshore Lake. Cypress Woods and Verona Pointe have no linked page here yet, so they appear in the table only.

How do you buy a home in Delasol, Naples, step by step?

Buying a home in Delasol, Naples, is a resale purchase from an owner, so the six steps below run from the listing search to the association paperwork, the certificate of what the seller owes, the inspection, the flood papers and the fobs. This is general information, not legal advice.

Step 1: Search the listings

Start with the active listings and sold records earlier on this page, then narrow by plat. Phase 1, Phase 2 and Phase 3 are county plats. Compare Delasol with other Naples homes for sale and communities as you narrow the search.

Step 2: Make a resale offer

A resale contract sets the inspection period, financing and closing date. Delasol is a Chapter 720 homeowners' association, and Florida s. 720.401 requires that you be presented the disclosure summary before you sign. If it was not provided, the contract is voidable by written notice within 3 days after you receive it or before closing, whichever comes first.

Step 3: Association application and approval

The 2025 Purchase Application Packet on delasol.org holds the sales checklist, application, pet registration form and fob form. Anchor Associates, Inc., the management company, processes sales applications and must receive yours 30 days before occupancy. Whether the board must approve a transfer is a line on the certificate in Step 4, and the packet's own form is an Application for Approval to Purchase.

Step 4: Estoppel, inspection and flood determination

Order the estoppel certificate through the third-party site the association's website links to. Under s. 720.30851 the association must issue it within 10 business days, and the statute caps the fee at $250 when nothing is delinquent, a cap it adjusts every 5 years by CPI. It lists the regular assessment, unpaid amounts and any capital contribution or resale charge.

Hire an inspector and ask for the roof permit year, air conditioning install year and permit history, plus a 4-point report and a wind mitigation report. The lender orders the flood determination on the exact address, and the county's layer read October 21, 2026 shows address points in more than one FEMA zone, so the zone varies by lot: ask the seller for an elevation certificate.

Step 5: Insurance quotes and closing

Get a wind quote before the inspection period ends, plus flood quotes from the National Flood Insurance Program and at least one private carrier. Citizens requires flood coverage on a wind policy for a home in a Special Flood Hazard Area. The association's own insurance does not replace a homeowner policy, and no Delasol policy cost is published, so quote the exact address. Assessments fall due January 1, April 1, July 1 and October 1.

Step 6: Register fobs and RFID stickers

The 2025 packet prices an RFID sticker at $25 and a key fob at $10, payable by check or money order to Delasol on its form, and the rules make a sticker mandatory on resident vehicles. Fobs open the pool, fitness room, clubhouse and entry gate.

Frequently Asked Questions about homes for sale in Delasol, Naples

Delasol homes for sale in Naples raise the same questions at the first showing: the assessment, the flood map, the rules and the roof and air conditioning install years. The 30 answers below come from the association's public documents, county records and the October 29, 2026 export, dated where it matters.

How many homes are in Delasol, Naples?

The 2026 Collier County roll shows 271 built homes in Delasol across three plats, and every platted homesite has a home, with 109 built homes in Phase 1, 118 in Phase 2 and 44 in Phase 3. The association's 2025 FAQ also counts 271 votes, one for each home.

Are there Delasol homes for sale in Naples right now?

Yes. The Southwest Florida MLS showed 5 active Delasol listings and 0 pending in the October 29, 2026 export, with a highest ask of $1,300,000. A snapshot goes stale quickly, so use the live search in the buying section below before you tour.

What do homes in Delasol sell for?

Collier County recorded 13 Delasol home sales in the 12 months to August 31, 2026 at an $865,000 median, from $600,000 to $1,250,000, and every one was a resale. The MLS export is a separate record set with its own window, so the two medians are never blended.

What is the HOA fee in Delasol?

The association's 2026 Approved Budget, approved November 12, 2025, sets the assessment at $4,160 a year, or $1,040 a quarter, per home. The budgets show $4,100 for 2025 and $3,980 for 2024. Ask for the estoppel certificate to confirm the current figure.

What does the Delasol HOA fee pay for?

The 2026 budget shows the assessment paying for a master cable contract, an access control contract, grounds, lake and preserve maintenance, the community pool and spa, fitness equipment, insurance, the management contract and pooled reserves. The budget does not say which channels the cable contract covers.

Is cable inside the Delasol HOA fee?

Yes. The Welcome Letter, dated January 2023, says Comcast cable is part of the HOA dues, and the 2026 budget lists a $353,580 master cable contract. This page's arithmetic over 271 homes puts that at about $1,305 a home for the year.

Is there a CDD in Delasol?

No. Domain Realty Group's October 21, 2026 read of the county layer found no community development district at Delasol. The 2026 roll does carry the same $269.77 non-ad valorem total on each built home, a line this page leaves unnamed, and the association bills its own assessment directly.

Is there a transfer fee or capital contribution in Delasol?

The association's 2025 Purchase Application Packet, read November 3, 2026, lists neither a capital contribution nor that fee, and its other charges are the application, background, sticker, fob and lost key items. The recorded Declaration was not read, so read the estoppel certificate, which lists any capital contribution or resale charge, and ask the manager.

How much is the Delasol application fee?

The association's 2025 Purchase Application Packet, read November 3, 2026, lists a $150 non-refundable application fee payable to Anchor Associates, Inc., with a separate background and credit check. The manager must receive the completed application 30 days before occupancy, so confirm the current charges before you apply.

Is Delasol in a flood zone?

FEMA's effective map for Delasol is panel 12021C0192J, dated February 8, 2024. The county's layer, read October 21, 2026, sorts 279 Delasol address points into Zone AH (235), shaded Zone X (24) and Zone X (20). The zone varies by lot, so the lender's flood determination on the exact address governs.

What is the evacuation zone for Delasol?

Collier County's evacuation layer, checked October 21, 2026, places Delasol in Evacuation Zone C. An evacuation zone is not a flood zone, so a home can sit in Evacuation Zone C and a FEMA flood zone at once. Confirm your address on the state lookup each season.

Do I need flood insurance on a Delasol home?

A federally regulated or federally backed lender requires flood insurance on a building in a Special Flood Hazard Area such as Zone AH, and elsewhere it may still ask, and the zone varies by lot. A cash buyer has no federal requirement, a Citizens wind policy has its own rule, and homeowners policies generally exclude flood.

Is it gated at Delasol, and what happens at the gate overnight?

Yes, Delasol has a front entry gate. The association's site, checked November 3, 2026, lists the entry as attended from 6 am to 10 pm. From 10 pm to 6 am it is call box only, where a visitor reaches the resident, and a fob also opens the gate.

When were Delasol homes built?

County building records date the 270 lot homes at Delasol from 2004 to 2006, median 2005, with 79 built in 2004, 109 in 2005 and 82 in 2006. Ask for the roof permit year, air conditioning install year and permit history, plus a wind mitigation report.

Who built Delasol?

Centex Homes is named as the Declarant in the 2003 Articles of Delasol Homeowners Association, Inc. The association's own site does not name a builder. On the county test, none of the latest 13 recorded sales was builder-direct, so every purchase today is a resale.

How many floor plans does Delasol have?

The association's website says Delasol has 17 floor plans, in one-story and two-story designs. Plan names in resale listings do not come from a published builder document, so ask for the plan name on any home you tour and confirm the living area on the listing sheet.

How big are Delasol homes?

In the October 29, 2026 MLS export, the 12 Delasol sales had a median living area of 2,064 square feet, and the five active listings run from 2,000 to 3,056 square feet. Listed square footage often differs between sources, so confirm it before you compare homes.

Do Delasol homes have private pools?

Many do. The 2026 county roll carries a private pool building row on 192 of the 271 homes, separate from the association's community pool and spa. In the October 29, 2026 MLS export, 7 of the 12 sales and 3 of the 5 active listings have a county pool record.

What amenities does Delasol have?

The association's site lists a community pool and spa, fitness center, social room, fenced playground, tennis and pickleball courts, basketball court, lakes and a private nature preserve. The pool opens daily from dawn to dusk, and the fitness room uses fob entry at all hours except the published cleaning times.

Does Delasol have a golf course or a marina?

No. Delasol has no golf course and no marina. Its recreation is what the association lists on its site, from the community pool and spa to the courts and the nature preserve. The association's 2025 FAQ answers no to recreational rent or land use fees.

Does Delasol restrict who can buy?

Every buyer applies through the association's manager on an Application for Approval to Purchase, with a background and credit check, 30 days before occupancy, as the 2025 packet describes. The estoppel certificate also lists whether board approval of the transfer is required. The recorded Declaration was not read, so ask about any other limit.

Can I rent out a Delasol home?

Yes, within limits. The association's rules and lease packet allow leasing a whole home for at least 30 consecutive days, no more than three leases in a calendar year and a lease term not over 12 months, with prior written board approval. Check the recorded Declaration too.

What are the pet rules in Delasol?

Common household pets are allowed under the association's Rules and Regulations. The 2025 packet requires a pet registration form with a photo, and the rules require leashes outside a lot or fenced area. A named breed is restricted, and pets stay out of the clubhouse, fitness room and courts, except registered service animals.

Can I keep a boat or trailer at a Delasol home?

Only inside the garage. The rules bar commercial vehicles, motor homes, trailers and boats from driveways and community property, prohibit overnight street parking with towing at the owner's expense, and allow no watercraft on the lakes. Every resident vehicle needs an RFID sticker, so register each one with the manager.

What schools are assigned to a Delasol address?

The district's 2026 to 2027 lookup, read October 21, 2026, assigned a Delasol address to Veterans Memorial Elementary, North Naples Middle and Aubrey Rogers High. On the Domain Realty Group route table, free-flow from the plat center of Delasol, they sit at 2.4 route miles, 2.0 and 3.5. Verify the assignment by address.

Where is Delasol, and how far is the beach?

Delasol lies off the Livingston Road corridor in North Naples, ZIP 34110, in unincorporated Collier County. On the same table, the Naples Pier is 15.9 route miles away, Fifth Avenue South in downtown Naples is 14.7 and Southwest Florida International Airport is 23.5. Mercato is 6.2 and Waterside Shops 8.4, all free-flow.

What are property taxes on a Delasol home?

Every Delasol parcel sits in Collier County millage area 18, 150 or 151, and all three total 9.3696 mills for 2026, including 1.0000 for North Collier Fire Control and Rescue District. The 2026 roll shows a $5,278.88 median total bill on built homes, and a sale resets the assessed value.

Is anyone building new homes in Delasol?

No. Every platted homesite already has a home, so any purchase is a resale. The county test counts none of its latest 13 recorded sales as builder-direct, and the October 29, 2026 MLS export shows no new-construction listing on its year-built field.

Is Delasol the same as Isla del Sol or Tierra del Sol?

No. Delasol is ZIP 34110 in North Naples, with three plats named Delasol Phase 1, Phase 2 and Phase 3 under one homeowners association. The similar names belong to separate communities in other ZIPs, and no deed, fee or rule from them belongs in a Delasol count.

What is the Madeira PUD, and how does it relate to Delasol?

The Madeira PUD is the county zoning that covers Delasol, petition PUD-00-09, approved under Ordinance 00-80 on November 28, 2000. A search for a Delasol PUD finds nothing because the zoning predates the community name. The Madeira name does not connect Delasol to any other Madeira place.
