All Bonita Springs Communities

Vasari is a guard-gated, bundled golf community of 766 homes on the east side of Imperial Parkway in the City of Bonita Springs, ZIP 34135, about a mile south of Bonita Beach Road and just west of I-75. Taylor Woodrow Communities built it from 2002 to 2007: 194 single-family homes and 572 condominiums around an 18-hole, par 72 course, and every home carries a full club membership. On October 21, 2026 the Southwest Florida MLS showed 20 Vasari homes for sale from $272,000 to $1,999,000, 1 more under contract, and 28 closings in the previous 12 months at a $400,000 median.

Vasari sells at three very different price levels: garden condominiums in Matera and Trieste in the $300,000s, coach homes with attached garages in Toscana, Firenze, Cassia and Altessa from about $400,000 to $900,000, and single-family homes on the course from about $750,000 to over $2,000,000. So this page splits the recorded sales by neighborhood and home type, then adds up what a buyer pays to own: the 2026 club and association dues, the $12,000 capital contribution at closing, the community development district on the tax bill and the rules every owner signs. Vasari is one of the Bonita Springs communities we track for buyers shopping Bonita Springs homes for sale.

Updated October 2026. Data updated: October 2026.

Key takeaways for Vasari buyers

  • Vasari has 766 homes in ten neighborhoods: four single-family enclaves (Arezzo, Pienza, Cercina and Bellino, 194 homes) and six condominium villages (Altessa, Cassia, Firenze, Matera, Toscana and Trieste, 572 units), all built 2002 to 2007 inside the City of Bonita Springs.
  • The MLS recorded 28 Vasari closings in the 12 months to October 21, 2026, at a $400,000 median, $213 a square foot, 86 median days on market and 93.6 percent of the final list price.
  • 20 homes were for sale on October 21, 2026, about 8.6 months of supply at the 12-month pace, which gives a buyer room to negotiate.
  • Condominiums sold at a $400,000 median and single-family homes at a $1,125,000 median over the last 24 months.
  • Membership is bundled: every home pays the Vasari Country Club Master Association $13,601.02 a year in 2026, which covers golf, tennis, pickleball, fitness, the staffed gate, cable and internet, with no initiation fee and no food and beverage minimum.
  • A buyer new to Vasari pays a $12,000 capital contribution at closing, and condominium owners add their own association dues of $1,575 to $2,415 a quarter.
  • The Vasari CDD adds $1,709.34 to $2,578.52 a year on the tax bill (fiscal 2026), and its bonds are scheduled to be paid off on May 1, 2027.
  • All 60 sampled Vasari parcels map to FEMA Zone X, outside the high-risk flood area, and Vasari is not an age-restricted community.

On October 21, 2026 the Southwest Florida MLS listed 20 active Vasari homes, asking $272,000 to $1,999,000 with a $487,450 median, and 1 more under contract at $1,249,000. At the 12-month pace of about 2.3 closings a month, that is about 8.6 months of supply, above the six months usually read as a balanced market, so a buyer can take time to compare neighborhoods and negotiate.

What do Vasari homes sell for?

The Vasari median sale fell from $594,300 over five years to $400,000 over the last 12 months, mostly because fewer single-family homes sold in the last year and condominium prices eased from their 2022 to 2024 highs. Here is every window from the MLS pull of October 21, 2026, counting only homes marketed on the MLS.

A community-wide median blends $350,000 garden condos and $1,100,000 houses, so read it next to the splits by home type and neighborhood below: the median moves with the mix of what sold as much as with prices.

Single-family homes are scarce and move fast when priced right: 13 sold in 24 months, at a median of 33 days on market. Condominiums turn over far more often and take longer, about three months at the median.

Recorded sales on the county file

The Lee County Property Appraiser's qualified sales, which include the few sales never marketed on the MLS, tell the same story. In the 12 months to September 25, 2026 the county recorded 35 qualified Vasari sales at a $400,000 median, from $190,000 to $1,750,000: 6 single-family homes at a $1,060,000 median and 29 condominiums at $352,000. Over 24 months it recorded 63 sales at $500,000 (13 single-family at $1,125,000 and 50 condominiums at $400,000), and over 60 months 191 sales at $599,900. Every sale in those windows was a resale; the builder closed its last homes in 2007.

Single-family medians more than doubled from 2019 to a 2023 peak of $1,400,000 and have settled at $1,087,500 in 2025 and $1,062,000 so far in 2026. Condominium medians more than doubled from 2019 to 2023, then fell back toward $350,000 to $400,000 as more garden condos and fewer coach homes sold. The small yearly counts make every single-family median a few sales wide, so compare a home with sales of the same plan in the same neighborhood.

How long Vasari homes take to sell

Over 12 months the median Vasari home sold in 86 days at 93.6 percent of its final list price. Single-family homes sold faster, at a 19-day median, while condominiums took 90 days. Over five years the median was 31 days, so today's slower pace gives buyers more choice and more room to negotiate than in 2021 and 2022.

Vasari homes by type, size and bedrooms

Vasari homes run from 1,412 to 3,557 heated square feet on the county roll, with a 2,040 square foot median, and every home was built from 2002 to 2007. Price tracks size and home type closely, so here are the MLS closings of the last 24 months by living area and by bedrooms.

The ten neighborhoods of Vasari

Vasari is one master community with ten neighborhoods that the Vasari CDD and the MLS name separately: four single-family enclaves and six condominium villages. Crossing from one to the next changes the home type, the building, the association that sets the second layer of dues and the price, so this is the most useful way to read the community.

Arezzo and Pienza share one plat, Vasari Country Club Unit One, so their MLS sales are joined in that row; the MLS subdivision field shows Arezzo's two 12-month closings at a $1,437,500 median and Pienza's two at $1,062,000.

Arezzo

Arezzo is the 45 largest houses in Vasari, on Via D Arezzo Drive, from 2,977 to 3,557 heated square feet with three or four bedrooms, built 2002 to 2006 on the biggest lots in the community (a 0.255 acre median). It holds Vasari's top sales: $2,120,000 in December 2024 and $1,750,000 in August 2026. One Arezzo home was listed on October 21, 2026, at $1,999,000.

Pienza

Pienza is 61 single-family homes on Pienza Court, built 2002 to 2005, from 2,001 to 3,234 square feet, with the most two-bedroom houses of any enclave. Pienza homes sold as high as $1,135,000 in the last two years, and none was listed on October 21, 2026.

Cercina

Cercina is 40 single-family homes on Via Cercina Drive, built 2005 and 2006, most of them the 2,543 square foot three-bedroom plan. Three Cercina homes sold in 24 months at a $900,000 median, and two were listed at $1,249,000 and $1,250,000.

Bellino

Bellino is 48 detached homes on Altessa Way, all built in 2006, nearly all the same 2,543 square foot plan; 20 back onto lakes and 28 onto the course. The county files it as Vasari Country Club Unit Six and the CDD as Bellino, lots 182 to 229. It is not Bellino Terrace, a street in Paloma at Palmira about four miles away.

Altessa

Altessa is 88 coach homes in 22 two-story, four-unit buildings with attached garages on Altessa Way, built 2002 to 2005. Every first-floor home is a 2,040 square foot two-bedroom plan and every second-floor home a 2,875 square foot three-bedroom plan, the largest condominiums in Vasari. Five sold in 24 months at an $875,000 median.

Cassia

Cassia is 68 coach homes in 17 four-unit buildings on Altessa Way and Carrara Court, built 2006 and 2007, the newest condominiums in Vasari: 1,998 square feet on the first floor and 2,716 upstairs. Two sold in 24 months at a $736,500 median, and two were listed at $665,000 and $679,000.

Firenze

Firenze is 42 coach homes in 7 six-unit buildings on Via Siena Court and Firenze Way, built in 2006, from 1,608 to 2,192 square feet, each with an attached garage. Two sold in 24 months at a $535,000 median.

Toscana

Toscana is the largest Vasari neighborhood: 138 coach homes in 23 two-story, six-unit buildings on Toscana Way, built 2002 to 2005, each with its own attached garage. First-floor homes are 1,648 or 1,761 square feet with two bedrooms; second-floor homes are 2,083 or 2,149 square feet with three. Eleven Toscana homes sold in 24 months at a $500,000 median, from $335,000 to $579,000, and four were listed on October 21, 2026, from $410,000 to $519,900. The Toscana at Vasari Village Association, which absorbed the three Toscana condominium associations, sets Toscana's second layer of dues: $1,770 to $1,780 a quarter in 2026.

Matera

Matera is 128 garden condominiums in 16 two-story, eight-unit buildings on Matera Lane and Altessa Way, built 2004 to 2006, every one a two-bedroom, two-bath plan of 1,467, 1,597 or 1,621 square feet with a carport. Matera is usually the least expensive way into Vasari: 10 sales in 24 months at a $343,500 median, from $190,000 to $400,000, and four listings on October 21, 2026, from $272,000 to $348,500. Matera owners sit under three associations, the master, the Matera at Vasari Village Association and one of the four Matera condominium associations, and pay $1,575 to $1,625 a quarter in 2026 to the Matera layers.

Trieste

Trieste is 108 garden condominiums in 10 two-story buildings of eight or twelve units on Corsia Trieste Way, built 2002 to 2004 with Trieste III added in 2007. Every unit is a two-bedroom, two-bath plan from 1,412 to 1,660 square feet with a carport. Eleven sold in 24 months at a $340,000 median, from $255,000 to $405,000, and three were listed from $329,000 to $425,000. Trieste has the lowest CDD bill in Vasari, $1,709.34 in fiscal 2026, and its condominium dues run $1,625 to $2,090 a quarter in 2026 depending on which of the three Trieste condominiums the unit sits in.

Streets

Single-family homes sit on Via D Arezzo Drive, Pienza Court, Via Cercina Drive and the house numbers 28237 to 28397 on Altessa Way. Condominiums sit on Altessa Way, Carrara Court, Via Siena Court, Firenze Way, Toscana Way, Matera Lane and Corsia Trieste Way. Altessa Way alone carries four products (Altessa, most of Cassia, Matera III and IV, and Bellino), so check the neighborhood, not only the street, on any listing.

Taylor Woodrow homes and floor plans

Every Vasari home was built by one developer, Taylor Woodrow Communities at Vasari, L.L.C., which started the community in 2001 and closed its last homes in 2007; Taylor Woodrow later became part of Taylor Morrison. The county roll gives each plan's heated square feet, which is the measure used on this page.

The single-family plans

The 194 houses are all one story except two, each with an attached garage and nearly all with a private pool. One 2,543 square foot three-bedroom plan repeats on 82 houses across Pienza, Cercina and Bellino. Via D Arezzo Drive carries the largest plans, from about 2,977 to 3,557 square feet. Total area under roof runs about 1,800 to 2,100 square feet above the heated figure once garages, entries and lanais are counted.

The coach homes

Altessa, Cassia, Firenze and Toscana are two-story buildings of four or six homes, each with its own entry and an attached garage. The ground-floor home is always the smaller two-bedroom plan and the home above is the larger three-bedroom plan, which is why upstairs coach homes sell for more.

The garden condominiums

Matera and Trieste are walk-up buildings of eight or twelve two-bedroom units stacked in identical plans on both floors, with carports instead of garages. They are the most affordable homes in Vasari and carry the same club membership as a $2,000,000 house.

Garages, carports and parking

All 194 houses and all 336 coach homes have attached garages; all 236 Matera and Trieste condominiums have carports. Boats, campers and trailers are not allowed outside a garage, and each car needs a $15 gate sticker.

Pools and golf frontage

On the county roll 192 of the 194 houses have a private pool, 170 sit on golf course lots and 21 on lake lots. Every condominium village has its own neighborhood pool, and the club pool sits beside the clubhouse.

How the homes were built

Every Vasari home was built from 2002 to 2007, after Florida's first statewide building code took effect on March 1, 2002, which matters for wind-mitigation insurance credits. Listing remarks describe concrete block and stucco with tile roofs, and some Toscana buildings report roofs replaced in 2022; confirm roof age and storm protection for the exact home on the inspection.

Buying a condominium in Vasari

Three out of four Vasari homes are condominiums, 572 of 766, so most Vasari buyers are buying into a condominium as well as the master community. That adds a second set of documents, a second budget and, in Matera and Trieste, a third association, so it pays to know the layers before you write an offer.

Three layers of associations

Every Vasari owner belongs to the Vasari Country Club Master Association, which owns and runs the club. Condominium owners also belong to their village or condominium association: Altessa and Toscana each have one village association that absorbed their condominium associations; Cassia and Firenze each have one condominium association; and Matera and Trieste each have a village association over four and three condominium associations. Single-family owners in Arezzo, Pienza, Cercina and Bellino answer to the master association only and pay it quarterly landscape dues.

What the condo dues cover

Each condominium or village association sets its own budget, so what the quarterly fee covers (building insurance, exterior maintenance, reserves, water) differs from one neighborhood to the next. Ask the seller for the association's current budget and its frequently asked questions sheet, which Florida law requires a condominium seller to provide, and read the insurance and reserve lines before you commit.

Milestone inspections and reserve studies

Every Vasari condominium building is one or two stories, so Florida's milestone inspection law and its structural integrity reserve study rule, which apply to buildings of three habitable stories or more, do not apply to any of Vasari's 95 condominium buildings. Ordinary condominium reserves still apply under Florida law, and the master association raised its own reserve contribution to $2,750 a home in 2026, up from $1,800 in 2025.

Your right to cancel

Florida law gives a resale condominium buyer a short window to review the association documents after receiving them and to cancel within that window. The standard Florida condominium rider spells out the timing; read the documents the day they arrive.

Rules in the condo layer

The master rules set the floor for leasing, pets and vehicles, and each village may be stricter. The club itself answers questions on renovation, pets and guests with "depends on the neighborhood you buy in", so read the village and condominium rules for the exact building before you buy.

What does it cost to own a home in Vasari?

A Vasari home carries four fixed costs on top of the mortgage: the bundled master dues, the neighborhood dues, the CDD line on the tax bill and the property tax itself. The master dues are the same for every home, from a $272,000 garden condo to a $2,000,000 house, so they are a larger share of the budget on a condo.

The 2026 master dues

The Vasari Country Club Master Association's 2026 fee schedule sets the annual assessment at $13,601.02 per home: $10,851.02 for operations and $2,750 for reserves, about $1,133 a month. That is up 5.4 percent from $12,905.98 in 2025. The operating figure is the association's $8,311,884 operating budget divided by 766 homes.

What the dues cover

The club says the dues cover community operations and maintenance, the 24-hour staffed gatehouse, cable and internet, and full use of the golf course, practice range, tennis, pickleball, bocce, fitness center and pool. There is no initiation fee and no food and beverage minimum. Food, events, golf cart fees, lessons and some guest fees are billed when used; the 2026 member cart fee is $29 for 18 holes in season.

These are the 2026 quarterly amounts as the master association compiled them; each association sets its own budget each year.

What a buyer pays at closing

A buyer new to Vasari pays a one-time $12,000 capital contribution to the master association at closing, or $6,000 when the buyer already owns a Vasari home. Village and condominium associations may add their own transfer or application fees, and the estoppel certificates that confirm what is owed carry fees capped by Florida law at $250 each, plus $100 if expedited. Ask the estoppel to show any balance left on the earlier clubhouse assessment, which the club says some owners are still paying; the club says no new assessment is planned.

A year of costs, worked examples

These examples add the 2026 master and neighborhood dues, the proposed fiscal 2027 CDD bill (the one on the November 2026 tax bill) and an estimated property tax at the 2026 proposed rate of 12.8217 mills, assuming the county values the home at its price. They leave out insurance, utilities, food and cart fees.

The homestead examples apply the $50,000 homestead exemption to the non-school millage (7.5507) and $25,000 to the school millage (5.2710). Without the CDD debt line, which is scheduled to end with the fiscal 2027 bill, each example falls by the debt portion of its CDD line.

Property taxes and the tax bill

Vasari is inside the City of Bonita Springs, taxing district 017, with the Bonita Springs Fire District. The 2026 proposed rate on the Lee County notices is 12.8217 mills, against 12.7970 actual in 2025. Florida resets a home's assessed value to market value after a sale, so a buyer's bill can be far from the seller's; budget on your expected price, not the seller's tax.

The estoppel certificate

Before closing, the title company orders an estoppel certificate from the master association and from the village or condominium association. It states the dues owed, any special assessment balance and the capital contribution, and it is the document that settles every fee on this page for the exact home.

Is there a CDD in Vasari?

Yes. Every Vasari home is in the Vasari Community Development District, a special district the City of Bonita Springs created by Ordinance 01-09 on June 20, 2001, covering about 375.83 acres. Its assessment appears on the November Lee County tax bill, not on the association's statement, and it is the line most buyers ask about.

What the CDD bill is

The bill has two parts: $1,100 a home for operations and maintenance, the same for all 766 homes, and a debt service line that repays the district's Series 2012 refunding bonds and varies by neighborhood. Fiscal 2026 assessments were collected in full through the Lee County Tax Collector.

The CDD bill by neighborhood

Neighborhood (CDD label)FY2026 adoptedFY2027 proposed
Arezzo (Single Family I)$2,578.52$1,982.66
Pienza (Villa I)$2,317.31$1,826.72

Trieste (Condo I)$1,709.34$1,463.77
Matera (Condo II)$1,969.38$1,619.01

The fiscal 2027 figures are from the district's proposed budget of June 15, 2026; the adopted fiscal 2027 budget was not yet posted on the district's site on October 28, 2026. Every debt line drops 40.3 percent in the proposed budget.

When the CDD bonds end

The district's budget states that the Series 2012 bonds mature on May 1, 2027, with the last $695,000 of principal due that day. Assuming no new borrowing, the fiscal 2027 bill is the last one scheduled to carry a debt line, and from then on a Vasari home would pay the operations and maintenance charge only, $1,100 a year at the current rate, set by the CDD board each year.

What the CDD maintains

The district owns and maintains the lakes and stormwater system, the preserves, the perimeter wall and buffer and the irrigation system, not the golf course or the clubhouse. Its fiscal 2027 proposed budget carries $332,163 for lake bank erosion work and $179,193 a year in reserve additions. Florida law requires a CDD disclosure in every Vasari sales contract.

The associations behind Vasari

The Vasari Country Club Master Association, Inc., incorporated in 2000 (Florida document N00000007068), owns the clubhouse and the golf land and runs the club with its own staff. Fourteen associations were active on October 28, 2026: the master, four village associations and nine condominium associations.

From developer to owners

Taylor Woodrow Communities at Vasari, L.L.C. developed the community from 2001 and turned the master association board over to the owners on or about December 19, 2006. The developer company has since been dissolved, so every association is owner-run.

Who manages each neighborhood

The club lists three management companies: Resort Management for Altessa and Toscana, Schoo Association Management for Cassia, Matera and Trieste I and III, and Folio Association Management for Firenze and Trieste II. Managers change, so confirm the current one on the estoppel request.

The recorded documents

The master declaration was recorded in 2002 and amended and restated in 2024; a 2026 amendment requires an annual capital replacement reserve schedule. The fifteen condominium declarations were recorded from 2002 to 2007. All are public at the Lee County Clerk, and owners reach their association's documents through each manager's owner portal.

The Vasari golf course and club

Vasari is a bundled club: the club says "every home is bundled with membership", so every one of the 766 homes carries full golf and club privileges with no initiation fee and no equity certificate to buy. The club is the owners' own master association, which owns the course and clubhouse.

The course

The 18-hole, par 72 course plays 6,657 yards from the back tees, with a 72.4 course rating and 143 slope on the Florida State Golf Association record. Golf directories credit Gordon G. Lewis with the 2002 design. Almost every Vasari house backs onto the course or a lake.

Practice

The club's practice area includes a 300-yard "Aqua Driving Range", a hitting tee, a chipping green, a greenside bunker and a putting green, plus lessons, clinics, a men's league and a women's golf association.

Tee times and guests

Members book through a point-based system with requests up to 30 days ahead. In season, guests play from noon from January through March, and there is no guest play on Fridays from January through April. Tenants pay a higher cart fee than owners: $90 for 18 holes in season against $29 for a member.

Clubhouse and dining

The clubhouse dates from 2002 and was expanded in the club's Renaissance project, with work recorded on the county roll through 2021, with a larger grill and bar, a lower-level piazza and a new golf shop. The club serves seasonal menus with no dining minimum.

Tennis, pickleball and bocce

Court sports include tennis, pickleball and bocce, with tennis programs and social play through the season. Non-residents can buy a tennis membership, $2,500 a year for a family in 2026.

Fitness and pools

The fitness center offers cardio and weight equipment with personal training. The club pool sits by the clubhouse, and each condominium village has its own neighborhood pool.

Gate

Vasari has one entrance, Via de Vasari Drive off Imperial Parkway, with what the club calls "a 24-hour manned gatehouse". Guests stop at the gate with identification.

Social calendar

The club runs holiday parties, themed nights, wine dinners, golf and tennis events and clubs through the year, and owners support the Vasari Cares Foundation, a charity serving Lee and Collier counties.

Vasari rules worth knowing before you buy

Vasari's master declaration, restated in 2024, sets the community-wide rules on leasing, pets, vehicles and use, and each village or condominium association can add stricter ones in its own documents. These are the master rules a Vasari buyer should know before writing an offer.

Leasing

A Vasari home may be leased for at least 30 days at a time, and a lease covering all of February is accepted. A home may not be leased more than six times in a calendar year, and only the whole home may be rented. A village can set a longer minimum or a lower count.

The rental fee and tenant golf

The master association charges a $532.50 rental processing fee per lease in 2026, including sales tax. An owner who leases assigns club use to the tenant, who pays the tenant golf rates.

Pets

The master declaration allows dogs, cats and other usual household pets in a reasonable number set by the board, on a leash no longer than 15 feet; villages can be stricter, so check the building's rules.

Boats, RVs and vehicles

Commercial vehicles, campers, boats and trailers are not allowed outside a garage or a club-designated space, and there is no boat dock or marina in Vasari.

Age

Vasari is not an age-restricted community; the master declaration limits lots to residential use with no 55+ requirement.

Is Vasari in a flood zone?

On FEMA's current flood map, all 60 Vasari parcels we sampled across the community sit in Zone X, outside the Special Flood Hazard Area, most in the shaded 0.2 percent annual chance band and the rest in the area of minimal flood hazard. That means a lender does not require flood insurance on those homes, though many owners still buy it.

What the sample shows

FEMA flood zone, 60 sampled Vasari parcels, October 28, 2026Parcels
Zone X, 0.2 percent annual chance flood hazard53
Zone X, area of minimal flood hazard7
Zone AE or VE (high risk)0

A sample is a screen, not a determination: pull the FEMA map panel and the elevation certificate for the exact address.

Hurricane evacuation zone

All 54 sampled points fall in Lee County evacuation Zone B, so Vasari is included in any evacuation order that covers Zone B, the second zone called after the coast.

Flood insurance

Because Vasari sits outside the high-risk zone, flood coverage is optional and usually priced well below a Zone AE policy; get a quote with the elevation certificate before you write an offer, alongside the wind and hazard quote.

Schools near Vasari

The School District of Lee County assigns schools by proximity zones, and every point we checked in Vasari sits in the same three zones for 2026-27. A zone sets which schools the district will transport to, not a single assigned school, so confirm with the district's address lookup.

Elementary Zone Q

Schools in Zone Q include Bonita Springs Elementary, Spring Creek Elementary, Pinewoods Elementary, San Carlos Elementary and Three Oaks Elementary.

Middle Zone GG

Zone GG includes Bonita Springs Middle Center for the Arts and Three Oaks Middle.

High School South Zone 3

South Zone 3 includes Bonita Springs High, about 5 miles from the Vasari gate, and Estero High.

Where is Vasari?

Vasari sits on the east side of Imperial Parkway in Bonita Springs, about a mile south of Bonita Beach Road, with I-75 along its eastern edge; the gated entrance is Via de Vasari Drive, and the club is at 11250 Via de Vasari Drive, Bonita Springs, FL 34135. The Publix at Bonita Grande Crossing is about 9 minutes away, and Coconut Point and Mercato are each about 15 minutes away.

The I-75 widening

The Florida Department of Transportation's I-75 project from Golden Gate Parkway to Alico Road (project 452544-1) covers the Exit 116 area beside Vasari; check the project page for the schedule if you are looking at a home on the community's eastern edge.

Built from 2002 to 2007

Vasari's first homes and its clubhouse were finished in 2002, and the last condominiums, in Trieste III and Cassia, in 2007. In all 766 homes were built, and two vacant lots on Via D Arezzo Drive are owned by the master association.

Is Vasari still selling new homes?

No. Vasari is built out, and every home for sale is a resale. For new construction in Bonita Springs, see our Bonita Springs new construction page.

Vasari, Vasari Country Club and other names

Vasari Country Club is the community's full name, and buyers search it as Vasari, Vasari Country Club and Vasari CC. Because its neighborhoods carry Italian place names that other Florida communities also use, a few names cause confusion on listings and in search results.

Bellino is inside Vasari

Bellino is the CDD and MLS name for the 48 single-family homes on Altessa Way. Bellino Terrace is a different street in Paloma at Palmira Golf and Country Club, so check the address before you assume a "Bellino" listing is in Vasari.

Matera and Trieste elsewhere

Other Florida condominiums share the Matera name, including one in Fort Myers; Vasari's Matera is Matera at Vasari, on Matera Lane and Altessa Way in ZIP 34135.

The name

Vasari takes its name from Giorgio Vasari, the Italian Renaissance painter and architect, and its neighborhoods carry Italian place names: Arezzo was his birthplace.

Vasari and other bundled golf communities

Vasari is one of a handful of Bonita Springs communities where golf comes with every home, alongside Worthington and Highland Woods. If you are weighing Vasari against the other bundled clubs nearby, these are the dues, fees and districts that differ most.

Thinking of selling a Vasari home?

Vasari buyers price a home by its neighborhood, its floor and its view, so a home priced against recorded sales of the same plan in the same village sells faster than one priced against the community median.
