Naples Winterpark county and MLS figures
Every row in this table holds one source and one window.
| Source and window | Count | Price |

| County qualified deeds, September 2024 through August 2025 | 21 | median $260,000, $207,000 to $309,000 |
| County qualified deeds, 60 months, September 2021 through August 2026 | 151 | median $270,000, $140,000 to $365,500 |

| MLS Pending rows, October 29, 2026 export | 1 | list $240,000 |
Rows that start with County come from qualified deeds on the public record, and rows that start with MLS come from the listing export. The windows and the export date do not line up, so read each row on its own and never add one row to another.
Ten condominiums under one name
Naples Winterpark is a group of ten resale condominiums between Davis Boulevard and Glades Boulevard in East Naples, ZIP 34112, east of Airport-Pulling Road and inside unincorporated Collier County. The 2026 county roll lists 696 condominium units across the ten Naples Winterpark condominiums, and every county sale over the 60 months from September 2021 through August 2026 changed hands between owners. This page counts only the 696 units of the ten county condominiums named Naples Winterpark I to IX and Naples Winterpark North, and it leaves every neighboring development out.
Each condominium carries its own name and its own declaration, numbered from Naples Winterpark I through Naples Winterpark IX, with Naples Winterpark North as the tenth. Ranked by units on the roll, Naples Winterpark I has 184, North 96, IV 90, VII 80, VI 72, V 66, VIII 56, III 24, II 18 and IX 10. The streets inside the group carry winter names such as Snowflake Lane, Ice Castle Way, Jack Frost Court and Frosty Way, a quick way to tell a Naples Winterpark address from its neighbors on a map.
A separate recreation parcel sits among the condominiums. The county roll lists pool and tennis court rows on it, and the February 2023 aerial image shows a pool, a clubhouse-style building and tennis courts there. Who holds that parcel, and which of the ten condominiums share it, is taken up in the association section further down this page.
Where these numbers come from
We tracked the qualified county deeds across the ten Naples Winterpark condominiums in three windows: September 2025 through August 2026, the twelve months before it, and the 60 months from September 2021 through August 2026. We tracked the 46 MLS rows filed under the Development name WINTERPARK in the export dated October 29, 2026, joined to the Naples Winterpark county roll by address and unit.
The property appraiser codes every recorded transfer, and only transfers coded as market sales between unrelated parties enter the counts here. Here is how one deed travels through the tables. The single Naples Winterpark IX deed in county records for September 2025 through August 2026, at $267,000, adds one to that window's total of 26, one to the IX row and one to the plan row for the most common unit size.
A listing row follows a separate path. In the export dated October 29, 2026, a row with Closed status adds one to the 24 closed rows and one to the closed column of its own condominium, at the sold price the listing agent typed in.
One price turns up in both record sets. In county deeds for September 2025 through August 2026, $231,250 is the median for units of the most common plan. In the MLS export dated October 29, 2026, $231,250 is also the median sold price of the closed rows. Those are two unrelated sets landing on one number; this page does not merge them, average them or use one to vouch for the other.
An older report on this group counted a twelve-month window cut at the middle of August, which gives a different count and a different middle price. We set that window aside, and none of its figures appear here. Every county window on this page opens with September and closes with August, so the three windows and the yearly table line up month for month.
What this page leaves out
Several things a buyer asks about could not be confirmed from public sources. The associations do not publish dues amounts, leasing terms, pet terms or an approval process, and no source we found names the original developer. Flood records cover tested points in three of the ten condominiums, so the other seven need a check by address. Sales in neighboring developments, The Glades and Lakewood among them, stay out of every count, and places elsewhere with a similar name are sorted out near the end of this page.
Can you buy a Naples Winterpark condo in East Naples today?

Each search returns a live list that changes as agents add and close listings, so it can differ from the export described above. To ask about a unit in any result, reach our team through the contact page.
One Development name in the MLS
The live search on this page filters on WINTERPARK, the single MLS Development name used for the Naples Winterpark condominiums. Listing agents file units from any of the ten condominiums under that one name rather than under a name for each numbered condominium. The search also draws a map boundary around the ten condominiums, so a unit filed under a look-alike name somewhere else stays out of the results. Ask us to match any listing to its condominium on the roll before a showing, since the condominium decides which association and which tax line apply.
Before you tour a unit
A short list of requests saves time once a unit catches your eye. Ask the seller's agent which of the ten condominiums the unit belongs to, then ask that association for its declaration, its current budget and its written rules, since none of them is posted publicly. Ask the association to confirm building height and any inspection status for the building that holds the unit. Ask whether the recreation parcel belongs to that association. Request an elevation certificate for the address, since flood records were tested at only three points. Pull the latest tax bill for the unit as well. Our agents can line up these papers before you visit.
Where is Naples Winterpark in Naples, FL 34112?
Naples Winterpark lies in East Naples, ZIP 34112, with Davis Boulevard along its north edge and Glades Boulevard to the south and west. It sits east of Airport-Pulling Road, outside any city limits, in unincorporated Collier County. Three entrances serve the ten condominiums, two from Davis Boulevard and one from Glades Boulevard.
Between Davis Boulevard and Glades Boulevard
The internal streets branch from those three entrances. Northwinds Drive meets Glades Boulevard at the southern way in, while Winterpark Boulevard and a drive at Looking Glass Lane both meet Davis Boulevard on the north side. The entrance at Northwinds Drive and Glades Boulevard is about 0.3 free-flow route miles from the centre of Naples Winterpark.
Each condominium sits on its own set of streets. Arctic Circle, Antarctic Circle and part of Northwinds Drive hold Naples Winterpark I. Snowflake Lane holds Naples Winterpark II and Naples Winterpark III. Northlight Drive holds Naples Winterpark IV and Naples Winterpark IX. Ice Castle Way holds Naples Winterpark V and part of Naples Winterpark VI, and Looking Glass Lane holds the rest of VI, all of VII and part of VIII. Jack Frost Court holds most of Naples Winterpark VIII, and Frosty Way holds Naples Winterpark North. Airport-Pulling Road runs to the west and is reached by Davis Boulevard or Glades Boulevard.
Unincorporated Collier County
The ten condominiums fall outside the limits of any city, so Collier County government handles the public side of ownership here. The Collier County Government Center, home to county offices along US 41 East, is about 1.0 free-flow route miles from the centre of Naples Winterpark. Fire service comes from the Greater Naples Fire Rescue District, which carries its own line on the tax bill. The units fall into two millage areas, set out line by line in the tax section of this page, and the tested flood points and the county storm records each have their own section as well.
East Naples around the condominiums
East Naples here means the stretch of Davis Boulevard and US 41 East between downtown and the newer communities to the east. US 41 East at Airport-Pulling Road is about 1.2 free-flow route miles from the centre of Naples Winterpark. The Naples Municipal Airport terminal is about 1.9 free-flow route miles away by road, and Sugden Regional Park is about 2.3. Fifth Avenue South at 9th Street South, the downtown shopping street, is about 2.6 free-flow route miles off. Our Naples communities list covers the neighborhoods around East Naples.
What have Naples Winterpark condos sold for in county deeds?
Qualified county deeds give three windows of resale prices for the ten condominiums between Davis Boulevard and Glades Boulevard: the twelve months ending August 2026, the twelve months before them, and 60 months reaching back to September 2021. Each window keeps its own count, median and range, and a calendar-year table follows them.
The latest twelve months
County deeds for September 2025 through August 2026 show 26 qualified Naples Winterpark resales at a median of $236,250, ranging from $172,500 to $329,000. The low end of that window came from a Naples Winterpark VII deed and the high end from a Naples Winterpark I deed. Naples Winterpark I recorded 7 of the 26 deeds in that window, more than any other condominium, and Naples Winterpark II recorded no sale.
The twelve months before
In the prior twelve months, September 2024 through August 2025, county deeds show 21 qualified Naples Winterpark resales at a median of $260,000, ranging from $207,000 to $309,000. In that earlier window, Naples Winterpark I and Naples Winterpark IV each recorded 4 deeds, and Naples Winterpark II and Naples Winterpark IX recorded no sale. No condominium reached five deeds in those twelve months.
Sales over 60 months
Over the 60 months from September 2021 through August 2026, county deeds show 151 qualified Naples Winterpark resales at a median of $270,000, ranging from $140,000 to $365,500. Deed counts this small describe what sold, not where prices are heading. Naples Winterpark I accounts for 47 of those 151 county deeds over the 60 months, while Naples Winterpark II and Naples Winterpark IX each show one sale in the same 60 months.
County deeds by calendar year
The yearly table regroups the qualified deeds by the year each sale was recorded.
| County calendar sale year | County qualified deeds | County median | Low to high |
|---|---|---|---|
| 2021 | 54 | $188,500 | $100,000 to $257,000 |
| 2022 | 51 | $280,000 | $180,000 to $365,500 |
| 2023 | 28 | $294,450 | $220,000 to $357,900 |
| 2024 | 23 | $270,000 | $220,000 to $320,000 |
| 2025 | 16 | $266,750 | $207,000 to $309,000 |
| 2026, January to August | 23 | $230,000 | $172,500 to $329,000 |
These yearly counts are small, and the table records what sold each year without pointing anywhere. The 2026 row covers January to August only, so it holds fewer months than the rows above it.
Every recent sale a resale
Each qualified deed in all three windows moved a unit from one owner to the next, and none came from an original seller. The county roll dates the units to the years 1985 through 1990, so a buyer today deals with a current owner and that owner's agent. Expect a resale contract and the association papers that go with it, covered in the law section of this page.
How do county deeds split by condominium and plan?
The county deeds split ten ways by condominium and three ways by plan size on the roll. Only Naples Winterpark I reached five deeds in the latest twelve months, so every other condominium row lists its count and each price. The plan table follows the same rule for the two smaller plan groups in Naples Winterpark IV.
County deeds by condominium
Each row below lists one condominium with its unit count on the roll.
| County condominium | Units on the roll | September 2025 through August 2026 | September 2024 through August 2025 | 60 months, September 2021 through August 2026 |
|---|---|---|---|---|
| Naples Winterpark I | 184 | 7, median $240,000, $182,500 to $329,000 | 4, $250,000, $250,000, $285,000, $295,000 | 47, median $270,000, $182,500 to $365,500 |
| Naples Winterpark II | 18 | no sale | no sale | 1, $290,000 |
| Naples Winterpark III | 24 | 1, $210,000 | 2, $265,000 and $309,000 | 6, median $270,000, $210,000 to $309,000 |
| Naples Winterpark IV | 90 | 2, $267,000 and $305,000 | 4, $270,000, $285,000, $292,000, $295,000 | 15, median $285,000, $220,000 to $320,000 |
| Naples Winterpark V | 66 | 3, $180,000, $230,000, $260,000 | 3, $207,000, $250,000, $265,000 | 16, median $270,000, $180,000 to $365,000 |
| Naples Winterpark VI | 72 | 2, $210,000 and $220,000 | 3, $220,000, $255,000, $268,500 | 16, median $266,750, $210,000 to $345,000 |
| Naples Winterpark VII | 80 | 3, $172,500, $222,500, $264,200 | 1, $220,000 | 14, median $259,600, $172,500 to $315,000 |
| Naples Winterpark VIII | 56 | 4, $232,500, $252,900, $253,000, $275,000 | 2, $215,000 and $260,000 | 20, median $270,000, $215,000 to $332,000 |
| Naples Winterpark IX | 10 | 1, $267,000 | no sale | 1, $267,000 |
| Naples Winterpark North | 96 | 3, $185,000, $225,000, $270,000 | 2, $245,000 and $260,000 | 15, median $260,000, $140,000 to $320,000 |
Naples Winterpark I, with 184 units, is the only one of the ten with five or more county deeds in September 2025 through August 2026: 7 at a median of $240,000. A condominium or plan with fewer than five county deeds in a window shows its count and each price instead of a median.
Read each row against its unit count: Naples Winterpark II and Naples Winterpark IX, the two smallest, went whole windows without a sale.
County deeds by plan size
The roll records three unit sizes, and this table groups the deeds by them.
| County roll plan | Units on the roll | September 2025 through August 2026 | September 2024 through August 2025 | 60 months, September 2021 through August 2026 |
|---|---|---|---|---|
| 1,246 square feet | 606 | 24, median $231,250, $172,500 to $329,000 | 17, median $255,000, $207,000 to $309,000 | 136, median $269,250, $140,000 to $365,500 |
| 1,234 square feet | 88 | 2, $267,000 and $305,000 | 4, $270,000, $285,000, $292,000, $295,000 | 15, median $285,000, $220,000 to $320,000 |
| 1,560 square feet | 2 | no sale | no sale | no sale |
In the same county twelve months, units of 1,246 square feet on the roll account for 24 of the deeds at a median of $231,250, and units of 1,234 square feet account for 2, at $267,000 and $305,000.
Naples Winterpark IV holds every unit in the two smaller plan groups, so its condominium row and the second plan row carry the same deeds. The 2 units in the third plan group recorded no qualified sale in any window on this page.
Why some rows show counts
With one to four deeds in a window, a single sale at either end can drag a middle figure a long way, so those cells list every price as recorded. A cell that reads no sale means the county recorded no qualified deed for that condominium or plan in that window. Medians on this page start at five deeds.
What does the MLS show for Naples Winterpark condos?
The MLS export dated October 29, 2026 holds 46 rows for the ten condominiums in East Naples, 34112, filed under one Development name with closed, Active and Pending statuses. The rows also carry the export's own bedroom, bath and Building Design fields. Listing agents enter all of it, and this page keeps these rows apart from the deed tables.
MLS fields, October 29, 2026 export
Four fields from the export appear in this table.
| MLS field, October 29, 2026 export | MLS value | MLS rows |
|---|---|---|
| MLS Development name | WINTERPARK | 46 |
| MLS bedrooms field | 2 Bed | 46 |
| MLS baths | 2 full baths | 46 |
| MLS Building Design band, entered by listing agents | low-rise | 46 |
Listing agents choose the Building Design band themselves when they file a row, and the bedroom label is the export's own field value rather than a count taken from building plans.
MLS rows by condominium
Each listing row was matched to a condominium by its street address and unit number.
| MLS rows joined to the roll, October 29, 2026 export | MLS closed | MLS Active | MLS Pending | MLS Condo Fee field, quarterly |
|---|---|---|---|---|
| MLS Naples Winterpark I | 5 | 2 | 0 | 6 rows, median $1,702.50 |
| MLS Naples Winterpark II | 0 | 0 | 0 | no row with the field |
| MLS Naples Winterpark III | 1 | 1 | 0 | 2 rows |
| MLS Naples Winterpark IV | 1 | 7 | 0 | 4 rows |
| MLS Naples Winterpark V | 3 | 3 | 0 | 4 rows |
| MLS Naples Winterpark VI | 3 | 2 | 1 | 3 rows |
| MLS Naples Winterpark VII | 3 | 2 | 0 | 4 rows |
| MLS Naples Winterpark VIII | 4 | 2 | 0 | 3 rows |
| MLS Naples Winterpark IX | 1 | 0 | 0 | 1 rows |
| MLS Naples Winterpark North | 3 | 2 | 0 | 5 rows, median $2,075 |
The rows are joined to the roll by address and unit, so each one lands in exactly one condominium. A Condo Fee median shows only where five or more rows carry that field, which holds for Naples Winterpark I and Naples Winterpark North; every other cell gives the number of rows with the field. In this export, Naples Winterpark IV shows 7 Active rows, more than any other condominium, and Naples Winterpark II shows no row of any status. Fee fields typed into listings are not association figures, and the association section of this page explains where the published record stops.
Bedroom and bath fields
The bedrooms field in the October 29, 2026 export reads 2 Bed on each row, and the baths field reads 2 full baths on each row. Listing agents type these values in, so confirm the room layout of a particular unit at the showing and against the floor plan the seller provides.
Why county and MLS records differ
The two sets measure different events. A deed reaches the public record after a sale closes, whether or not the unit was ever listed, and it is screened by the appraiser's market sale codes. A listing row exists only when an agent lists the unit, and it carries the sold price that agent enters at closing. The deed windows run from September through August, while closed rows in the export follow their own closing dates. Some sales appear in one set and not the other, so the two sets sit side by side on this page and are never netted against each other. For a valuation of a specific unit, our home valuation page starts the conversation, and our current properties show what the team has listed.

All 72 are 1,246 square feet on the roll, and the roll's year built runs from 1988 to 1990. Millage area 134 covers this condominium. County deeds show 2 resales from September 2025 through August 2026 and 3 from September 2024 through August 2025. Over the 60 months from September 2021 through August 2026, county deeds record 16 resales in Naples Winterpark VI at a median of $266,750. In the MLS export dated October 29, 2026, it has 3 closed rows, 2 Active rows and the 1 Pending row in the whole export.
Naples Winterpark VII
The 2026 county roll lists 80 Naples Winterpark VII units, every one on Looking Glass Lane. They measure 1,246 square feet each, per the roll, which dates them to 1989 and 1990 and places them in millage area 134. County deeds record 3 resales from September 2025 through August 2026 and 1 from September 2024 through August 2025. Across the 60 months from September 2021 through August 2026, county deeds show 14 resales in Naples Winterpark VII at a median of $259,600. The MLS export dated October 29, 2026 holds 3 closed rows and 2 Active rows for this condominium.
Naples Winterpark VIII
The 2026 county roll places 48 of the 56 Naples Winterpark VIII units on Jack Frost Court and the other 8 on Looking Glass Lane. Each unit is 1,246 square feet by the roll's measure, and the roll gives 1989 and 1990 as the years built, with millage area 134. County deeds show 4 resales from September 2025 through August 2026 and 2 from September 2024 through August 2025. Over the 60 months from September 2021 through August 2026, county deeds record 20 resales in Naples Winterpark VIII at a median of $270,000. The MLS export dated October 29, 2026 lists 4 closed rows and 2 Active rows for it.
Naples Winterpark IX
The 2026 county roll lists 10 Naples Winterpark IX units on Northlight Drive, the street it shares with Naples Winterpark IV. Each is 1,246 square feet on the roll, and the roll dates all ten to 1990. Naples Winterpark IX is the one condominium of the ten in millage area 78; the other nine sit in millage area 134, and the tax section sets out both rates. County deeds record 1 resale from September 2025 through August 2026 and no sale from September 2024 through August 2025. Over the 60 months from September 2021 through August 2026, that single deed is the only county resale here. The MLS export dated October 29, 2026 shows 1 closed row and no Active row.
Naples Winterpark North
The 2026 county roll lists 96 Naples Winterpark North units, all of them on Frosty Way. Every unit is 1,246 square feet as the roll records it, and the roll gives 1987 as the year built, with millage area 134. County deeds show 3 resales from September 2025 through August 2026 and 2 from September 2024 through August 2025. Over the 60 months from September 2021 through August 2026, county deeds record 15 resales in Naples Winterpark North at a median of $260,000. The MLS export dated October 29, 2026 lists 3 closed rows and 2 Active rows for this condominium. It is the one condominium of the ten with a public website of its own, which the association section below covers.
How large are Naples Winterpark condos, and when were they built?
Naples Winterpark condos in East Naples come in three plan sizes, and most units share the 1,246 square foot plan that the 2026 county roll records. The roll dates the units from 1985 to 1990. The October 29, 2026 MLS export labels every row with two bedrooms, and the roll keeps no story field at all.
Sizes on the county roll
On the 2026 county roll, 606 units measure 1,246 square feet, 88 units measure 1,234 square feet and 2 units measure 1,560 square feet, and the 1,234 and 1,560 square foot units are all in Naples Winterpark IV. Those three plans account for all 696 units across the ten condominiums. The 1,246 square foot plan runs through nine of them, from Naples Winterpark I to III, V to IX and Naples Winterpark North. The roll gives one size to every unit of a plan, so a measured floor plan from the seller is the way to check a particular Naples Winterpark unit before an offer.
The two larger plans
Naples Winterpark IV on Northlight Drive is where the other two plans sit. Strictly, only one of them is larger. Its 88 units of 1,234 square feet, as the roll records them, are slightly smaller than the 1,246 square foot plan used in the other nine, so the bigger plan is the 2 units of 1,560 square feet listed on the roll. From September 2025 through August 2026, county deeds record 2 resales among those 88 units, and over the 60 months from September 2021 through August 2026 they record 15. The 2 units of the 1,560 plan show no county sale in any of the three windows, so nothing on this page prices them.
MLS living area beside the roll
The MLS carries a living area field of its own, and the listing agent types that number in when a unit goes on the market. On a few rows in the October 29, 2026 export, that entry does not match the area the county gives for the same unit. Treat the roll as the public record and the MLS entry as the agent's figure, and ask the seller for a measured floor plan if size matters to your offer.
Bedroom labels in MLS rows
Every one of the 46 rows in the October 29, 2026 MLS export lists 2 Bed and two full baths. No row in that export carries a one-bedroom or three-bedroom label. That label comes from the listing agent, so read the floor plan and the condominium documents to see how each room is actually laid out in a given Naples Winterpark unit.
Year built for each condominium
The county roll dates 152 units to 1985, 122 to 1986, 148 to 1987, 96 to 1988, 103 to 1989 and 75 to 1990. By condominium, the roll gives 1985 for Naples Winterpark II and III, 1985 to 1986 for Naples Winterpark I, 1986 to 1987 for IV, 1987 for North, 1987 to 1988 for V, 1988 to 1990 for VI, 1989 to 1990 for VII and VIII, and 1990 for IX. Ask the seller what has changed inside a unit since then, since the roll does not record that.
Building height and the MLS band
The 2026 county roll carries no story field for any Naples Winterpark unit. All 46 rows in the October 29, 2026 MLS export carry a low-rise Building Design band, and listing remarks in those rows describe two-story buildings. Those are agents' entries and words, not a county record, so confirm the story count and any inspection status with the association for the building that holds the unit you want.
What does the 2023 aerial image show at Naples Winterpark?
A dated aerial image from February 14, 2023 shows a pool, a clubhouse-style building and tennis courts on one recreation parcel beside the Naples Winterpark condominiums along Northwinds Drive in East Naples. The county roll backs that up with its own pool and tennis court rows, all on that same parcel rather than on any unit.
The recreation parcel
The county roll lists the 3.88-acre parcel at 3673 Northwinds Drive under Winterpark Recreation Assn Inc, with pool and tennis court rows dated 1986. Northwinds Drive is also one of the three streets in Naples Winterpark I. The roll treats the recreation parcel as a separate entry from the 696 condominium units. Which of the ten associations share in it is a question for each association, and the governance section below explains what is and is not published.
What the February 2023 image shows
The February 14, 2023 aerial image shows a large free-form pool, a clubhouse-style building and tennis courts on that recreation parcel. The frame is a single dated photo taken from above, so it shows layout and outline, not condition, opening hours or who may use each space. Ask for current photos and the association's own description before you rely on a picture from early 2023.
What the county roll lists
The 2026 roll records each condominium unit as its own parcel, apart from the recreation parcel. No Naples Winterpark unit parcel on the county roll carries a pool, clubhouse or court row. Any shared space a unit owner uses is therefore a matter for the declaration and the association, not for the unit's own roll entry.
Questions to ask about shared spaces
Shared spaces at Naples Winterpark in Naples are set out in each condominium's documents, not in the public record we could read. Ask each association which spaces its declaration names, whether the recreation parcel is one of them, and how owners use it day to day. Keep the written answers with the rest of the resale packet, and if you want help sorting through them, talk with our team.
What borders Naples Winterpark on the county parcel map?
On the county parcel map, Naples Winterpark is framed by Davis Boulevard on the north, The Glades and Glades Boulevard to the south and west, Lakewood to the south and east, and a commercial parcel to the west. Parcel lines around the condominiums
The county parcel map shows Davis Boulevard along the north edge of Naples Winterpark, condominium sections of The Glades and Glades Boulevard to the south and west, Lakewood lots and villas to the south and east, and a commercial parcel along Airport-Pulling Road South to the west. Those lines come from the county's parcel layer, which draws each condominium's footprint and the parcels that touch it.

Davis Boulevard runs along the north edge of Naples Winterpark, and two of the three ways in open onto it. The three entrances sit about 0.3 free-flow route miles from the centre of Naples Winterpark at Northwinds Drive and Glades Boulevard (0.25 walking miles), 0.3 at Winterpark Boulevard and Davis Boulevard (0.26 walking miles) and 0.4 at the Looking Glass Lane drive on Davis Boulevard (0.25 walking miles). The third entrance, at Northwinds Drive, opens onto Glades Boulevard instead.
The Glades and Lakewood next door
Two neighboring communities with their own pages meet Naples Winterpark along its southern parcel lines. On the county parcel map, Naples Winterpark III, IV, V and VI (252 units) touch a 33.81-acre parcel on the neighboring Lakewood plat that the county still classes as golf course use and that our Lakewood page describes as closed golf land; The Glades golf course is a separate neighbor about 589 feet south and touches no Naples Winterpark parcel, and no golf is included with any Naples Winterpark home. Read about each neighbor on its own page: The Glades and Lakewood. This page covers neither of them.
Naples Sunrise, a separate set of condominiums on Palm Drive and Penny Lane, has its own page too: Naples Sunrise condos for sale.
Fairway Oaks, a separate condominium on Albi Road, has its own page as well: Fairway Oaks condos for sale.

Which one a resident uses most depends on which street the unit sits on.
Airport-Pulling Road and US 41 East

Which schools and public services reach Naples Winterpark?
The district's assignment lookup returned three schools, one at each level, for the tested Naples Winterpark points in East Naples, and the state graded each A for 2025-26. Assignments can change by address and by school year, so confirm them before relying on them. Fire service comes from a fire district with its own millage line.
The district lookup
The district's assignment lookup for 2026-27, carried from October 21, 2026, returned Shadowlawn Elementary, East Naples Middle and Naples High for the tested Naples Winterpark points, schools the state graded A, A and A for 2025-26. East Naples Middle is about 0.3 free-flow route miles from the centre of Naples Winterpark, Shadowlawn Elementary about 1.3 and Naples High about 4.8.
Published state grades
| Level | School | 2025-26 state grade |
|---|---|---|
| Elementary | Shadowlawn Elementary | A |
| Middle | East Naples Middle | A |
| High | Naples High | A |
Confirming one address
Confirm the assignment for one address with Collier County Public Schools before relying on it. The district assigns by address and by school year, and its own lookup is the record that counts for a given Naples Winterpark unit.
Fire and sheriff service
The Greater Naples Fire Rescue District provides fire service with its own millage line, and the Collier County Sheriff's Office covers unincorporated Collier County.
What is planned near Naples Winterpark in East Naples?
Three dated area items touch the roads and services around Naples Winterpark in East Naples, 34112: resiliency work at Naples Airport, a long range road plan for Davis Boulevard, and a proposed shopping plan at Davis Boulevard and Santa Barbara Boulevard. None of them is about Naples Winterpark itself or changes any unit there.
Naples Airport work
As an area item, Business Observer reported on May 13, 2026 that the Naples Airport Authority approved a $25.4 million resiliency project with raised runway edge lights and a raised electrical vault, with completion projected for the end of 2027. The terminal sits about 1.9 free-flow route miles from the centre of Naples Winterpark by road, and the project concerns runway lighting and power at the airport.
Davis Boulevard in the long range plan
As an area item, the Collier Metropolitan Planning Organization's 2050 long range plan, approved December 11, 2025, lists six lanes on Davis Boulevard from Airport-Pulling Road to Santa Barbara Boulevard as an unfunded need. An unfunded need is a line in a long range document, not a project with money or a start date. Follow the organization's updates if the width of Davis Boulevard along the north edge of Naples Winterpark matters to you.
A plan at Davis and Santa Barbara
As an area item, Gulfshore Business reported in September 2026 that the Vitano plan at Davis Boulevard and Santa Barbara Boulevard includes a Whole Foods store, with groundbreaking targeted for 2027. That crossing is about 2.5 free-flow route miles east of the centre of Naples Winterpark by road.
Who runs Naples Winterpark, and what fees are published?
Ten separate condominium associations govern the 696 units of Naples Winterpark in East Naples, ZIP 34112, and searches found a public website for only one of them, Naples Winterpark North. Dues, approval steps and conduct rules are not published for any of the ten, so a buyer gets those facts from the seller's resale papers and from the association itself.
Ten condominium associations
Each of the ten condominiums is its own Florida condominium with its own association, from Naples Winterpark I to Naples Winterpark North. Naples Winterpark North's own website, read November 6, 2026, names Winterpark Recreation Association, Inc. as its master association and Golden Property Management Services, LLC as its manager, and whether the other nine condominiums belong is not published. In practice a buyer is dealing with ten boards, ten budgets and ten sets of governing documents that happen to share one name and one street grid south of Davis Boulevard. A unit on Frosty Way answers to Naples Winterpark North, a unit on Snowflake Lane answers to Naples Winterpark II or Naples Winterpark III, and a unit on Northlight Drive answers to Naples Winterpark IV or Naples Winterpark IX. Looking Glass Lane carries units of three different condominiums, so pull the legal description from the deed or the tax record first; the condominium named there decides the board, the budget and the declaration.
Buyers in the other nine should ask the association in writing whether any second body or second bill reaches their unit.
The recreation parcel on the roll
The recreation land described earlier on this page sits on its own county parcel, apart from every unit parcel, and the roll lists a recreation entity as its owner rather than any one of the ten condominiums. Whether a given unit carries a right to use that parcel, and on what terms, depends on documents the associations have not put online.
Ask the seller for any recorded easement, membership paper or recreation agreement that names the unit. Ask the association which body maintains the pool and tennis court rows that the county roll lists on that parcel, and whose budget pays for their upkeep.
Dues and the public record
Searches on November 6, 2026 found no public association website for nine of the ten Naples Winterpark condominiums, and none published dues, approval, leasing, pet, guest or vehicle rules. A buyer therefore builds the cost picture from paper. The useful pieces are the seller's recent payment receipts, the adopted budget for the current fiscal year and, near closing, a signed statement from the association of what the unit owes. The ten condominiums adopt their own budgets, so the share on Frosty Way need not match the share on Ice Castle Way or Jack Frost Court.
MLS fee fields, October 29, 2026 export
The October 29, 2026 MLS export shows a Condo Fee field median of $1,730 a quarter on 32 of the 46 Naples Winterpark rows and a Total Annual Recurring Fees median of $7,060 on all 46, MLS figures and not any association's own.
| MLS fee field, SUPPORTING, October 29, 2026 | MLS rows with the figure | Figure |
|---|---|---|
| MLS Condo Fee field, quarterly, median | 32 | $1,730 |
| MLS Total Annual Recurring Fees field, median | 46 | $7,060 |
Both fields are filled in by whichever agent entered the listing, so they show what agents reported at the time and not an invoice from a board. The Condo Fee field and the yearly recurring total also measure different things, and the export does not break the yearly total into its parts. The live rows for these condominiums sit in our current listings search, where each unit's own entry can be read in full.
Rules that are not published
The two figures in that table were keyed in by listing agents. None of those figures comes from an association, so get each declaration, budget and set of rules before writing an offer, and ask which association, if any, the recreation parcel belongs to. The papers that would settle leasing, pets, guests and parking are the declaration recorded for each condominium, any rules its board has adopted since, and every recorded amendment. A buyer who may want a tenant later should get the leasing article of the declaration in hand, along with any board approval form, before the inspection period closes. The same goes for a dog or cat, a second car, a pickup or a work van: whatever limit exists sits in those documents, so ask the association to point to the exact article and section.
Special assessments
As of November 6, 2026, no public source we found announced a special assessment at any Naples Winterpark condominium. Silence in public sources is not proof that nothing is planned. Ask the seller and the association in writing whether any extra charge is approved, proposed or under discussion, and read the board's recent meeting records for the same subject. A purchase contract can also say which side pays a charge that a board approves before closing but bills after it, so raise that point with your agent before you sign.
Records the associations keep
Under s. 718.111(12)(g), a condominium association with 25 or more units has had to post official records on a website or app from January 1, 2026, so ask each association how owners reach those records. The records worth asking for on any of the ten are the declaration and its amendments, the bylaws, the current rules, the adopted budget, the most recent year-end financial report, the insurance policies and the board's meeting records for the past year. Read side by side, they show what a board spends on, what repairs it has put off and how it handles owner questions. Our agents request that packet on a Naples Winterpark resale in 34112 and go through it with the buyer before the contract deadlines run.
What Florida condominium law matters on a Naples Winterpark resale?
Five parts of Florida law come up on most resales at Naples Winterpark in East Naples: the buyer's right to cancel after the documents arrive, the signed statement an association issues before closing, the building inspection and study laws, the county's inspection list and the split of insurance between owner and association. This is a plain summary, not legal advice.
The resale cancel window
Under s. 718.503, a resale buyer who did not receive the condominium documents more than 7 days before signing may cancel in writing within 7 days after signing and receipt, weekends and legal holidays excluded, until closing. The clock in that statute runs from signing and receipt together, so the date the packet reaches you matters as much as the date on the contract. Keep the dated email or courier receipt that shows when the declaration, bylaws, rules, budget and financial report arrived.
Estoppel certificates
Before a closing, the title company asks the association for a signed statement of everything owed on the unit and whether the account is current. Section 718.116 limits the fee for an estoppel certificate, setting $250 in the statute text with an adjustment every 5 years. The statute allows extra charges in some cases, such as a rush request, and the purchase contract usually says which side pays for the certificate. Read it closely when it arrives. It is the association's own word on the regular payment, any unpaid balance and the account status for that unit, and the title company relies on it to settle the account at closing.
Milestone inspections and reserve studies
The milestone inspection law, s. 553.899, and the structural integrity reserve study law, s. 718.112(2)(g), reach condominium buildings of three or more habitable stories, so confirm the story count and any inspection status with the association. The county roll does not record how many floors each building has, so the roll alone cannot answer whether either law reaches a given building. Ask the association for the number of habitable floors in the building that holds the unit, and for any engineering report or study the board has commissioned under either statute.
The county inspection list
Collier County's milestone building list, as of January 2026, shows no row on any Naples Winterpark street, and that list is not a finding about any building. Treat it as one piece of paper read beside the association's own written answers about floors and inspections. A buyer of a unit between Davis Boulevard and Glades Boulevard who wants certainty on this point gets it from the board's records, not from a county spreadsheet.
Who insures what in a Florida condominium
Florida's condominium law, s. 718.111(11), places the buildings under the association's master policy and the unit interior under the owner's own policy, so ask each association for its master policy declarations. The declarations page names the carrier, the policy period, the coverage limits and the deductibles. The size of the wind deductible is worth a direct question to the board, along with how the association would pay it after a large claim. Flood insurance is its own policy, and the flood section below takes it up.
What are property taxes at Naples Winterpark, with worked rows?
Property taxes at Naples Winterpark in East Naples come from ad valorem millage alone on the 2026 roll, with no non-ad valorem line, and the ten condominiums fall into two millage areas that differ by a single county line. The county figures below show the rates, the roll medians by condominium, the homestead count and two worked estimates.
Two millage areas
On the 2026 roll, the 686 units of Naples Winterpark I to VIII and Naples Winterpark North sit in millage area 134 at 10.3696 mills, and the 10 units of Naples Winterpark IX sit in millage area 78 at 10.4721 mills. The only line that differs between the two millage areas is Collier County Lighting at 0.1025, and both carry the Greater Naples Fire Rescue District line of 2.0000. Every other line on the bill, from the county general fund to the two school levies and the two water management districts, carries the same rate in both areas. Naples Winterpark IX shares Northlight Drive with Naples Winterpark IV, so check which condominium a unit belongs to first.
Millage lines for areas 134 and 78
The table sets the 2026 county lines for the two areas side by side.
| County 2026 millage line | Area 134 | Area 78 |
|---|---|---|
| County line: Collier County general fund | 3.0107 | 3.0107 |
| County line: School board, local board | 2.2480 | 2.2480 |
| County line: Greater Naples Fire Rescue District | 2.0000 | 2.0000 |
| County line: School board, state law | 1.8990 | 1.8990 |
| County line: Unincorporated Collier general services | 0.6844 | 0.6844 |
| County line: Conservation Collier | 0.1772 | 0.1772 |
| County line: Collier Mosquito Control District | 0.1331 | 0.1331 |
| County line: Collier County Lighting | none | 0.1025 |
| County line: Big Cypress Basin | 0.0978 | 0.0978 |
| County line: South Florida Water Management District | 0.0948 | 0.0948 |
| County line: County water pollution control program | 0.0246 | 0.0246 |
| County millage, every line | 10.3696 | 10.4721 |
The 2026 roll shows no non-ad valorem charge, no CDD levy and no MSTU line on any of the 696 units. A mill is one dollar of tax for each thousand dollars of taxable value, so the total at the foot of each column converts straight into the worked rows further down.

This table carries the 2026 county roll medians for each of the ten condominiums, beside their units and homestead counts.
| County condominium | Units on the roll | Homestead on the roll | Median 2026 county tax | Median 2026 county just value |
|---|---|---|---|---|
| Naples Winterpark I | 184 | 52 | $2,041.44 | $198,868 |
| Naples Winterpark II | 18 | 6 | $2,114.06 | $205,868 |
| Naples Winterpark III | 24 | 5 | $2,155.51 | $208,868 |
| Naples Winterpark IV | 90 | 17 | $2,063.26 | $204,972 |
| Naples Winterpark V | 66 | 16 | $2,062.19 | $200,868 |
| Naples Winterpark VI | 72 | 18 | $2,062.19 | $198,868 |
| Naples Winterpark VII | 80 | 23 | $1,968.86 | $191,868 |
| Naples Winterpark VIII | 56 | 21 | $1,937.75 | $189,868 |
| Naples Winterpark IX | 10 | 1 | $2,082.57 | $198,868 |
| Naples Winterpark North | 96 | 39 | $2,036.26 | $198,868 |
Just value is the appraiser's market estimate as of the roll date. It is not a recent sale price, and it is not the taxable value left after exemptions. One unit's bill turns on its own assessed value and the exemptions on file for it, so read the row for the condominium you are buying in and then pull the unit's own record from the Collier County Property Appraiser.
Homestead on the roll
The median 2026 county tax across the 696 units is $2,041.44, and 198 of the 696 units carry a homestead mark on the roll. A homestead mark means an owner has claimed Florida's homestead exemption on that unit as a permanent residence. A buyer does not take over the seller's exemption. It ends with the sale, and a new owner who qualifies files for it with the Property Appraiser by the state's yearly deadline. Florida also caps how much the assessed value of a homesteaded unit can go up from year to year, and that cap resets when the unit sells. So budget from the purchase price, not from the seller's last bill.
Worked tax rows
The worked rows are INFERRED estimates of ad valorem tax only, at 10.3696 mills in millage area 134 and 10.4721 mills in millage area 78, since the appraiser sets taxable value and the tax bill governs.
| Example value | Value | Millage area | Mills | Ad valorem estimate, no exemption | Ad valorem estimate, with homestead |
|---|---|---|---|---|---|
| County T12 median resale, all ten condominiums | $236,250 | 134 | 10.3696 | $2,449.82 | $2,026.23 |
| County T12 median resale, all ten condominiums | $236,250 | 78 | 10.4721 | $2,474.03 | $2,045.18 |
| County 60-month median resale, all ten condominiums | $270,000 | 134 | 10.3696 | $2,799.79 | $2,376.21 |
| County 60-month median resale, all ten condominiums | $270,000 | 78 | 10.4721 | $2,827.47 | $2,398.61 |
Here is how to read the first two rows. They take the county deed median for September 2025 through August 2026 and treat it as if it were the taxable value, which it is not, since the appraiser sets that figure. Multiply that value by the total mills for the area and divide by a thousand, and the no-exemption column follows. The area 78 row comes out a little higher than the area 134 row, and the whole gap is the Collier County Lighting line, the one rate that area 134 does not carry. The homestead column takes the exemption off the value before multiplying: one tier comes off every levy and a second tier comes off the non-school levies only, so the homestead saving is smaller than the full exemption times the full rate. The last two rows repeat the same steps at the county deed median for the 60 months from September 2021 through August 2026. None of the four rows is a quote. Owners comparing a tax bill with what their unit might sell for can start with a home valuation from our team.
What do flood records show for Naples Winterpark?
Federal flood mapping was checked at three addresses inside Naples Winterpark, one in each of three condominiums, and all three returned the same result, shown below with its map panel and date. The other seven condominiums had no point tested, so a buyer in East Naples, 34112, should confirm flood status for the exact unit before insuring it.
The tested flood points
FEMA's flood map shows Zone AE with a base flood elevation of 8 feet at the three points tested, 3501 Antarctic Circle in Naples Winterpark I, 4000 Northlight Drive in Naples Winterpark IV and 4120 Looking Glass Lane in Naples Winterpark VII, on panel 12021C0394J, effective February 8, 2024. The other seven condominiums, 342 units, had no point tested, so confirm the zone for a unit by address with an elevation certificate. A tested point describes one spot on the map. It is not a finding for a whole condominium, and it says nothing about the seven that were not tested.
Evacuation by address
Evacuation planning runs on a county layer that is separate from the federal flood map. Collier County's evacuation layer places those three points in Zone C, so confirm the evacuation zone for an address with Collier County. Orders during a storm are issued by letter, so note the letter for the unit you buy and keep it with your household papers.
Lenders and flood insurance
Two separate questions come up at financing: whether the unit needs its own flood policy, and what the condominium carries for the buildings. A lender making a federally backed mortgage will generally require flood insurance for a building in an AE zone. In a special flood hazard area, Fannie Mae's Selling Guide looks for a master flood policy on a condominium at the lesser of 80 percent of replacement cost or the federal maximum per unit. Ask the association for its flood policy declarations, if it has a policy, and hand them to your insurance agent and your loan officer early in the contract period.
Community Rating System
Unincorporated Collier County holds Class 5 in FEMA's Community Rating System (CRS), worth a 25 percent discount on eligible NFIP flood policies, so confirm at quote time. The rating belongs to the county as a whole and can change over time, so the figure on the written quote is the one that counts. Ask the insurance agent to show that credit as its own line.
Checking each address
For any unit at Naples Winterpark, start by asking the seller whether an elevation certificate already exists for the building. If none exists, a Florida licensed surveyor can prepare one, and an insurance agent prices a flood policy from it. Your mortgage company will also run its own flood determination by address, and that determination, not a map read on this page, decides whether the loan calls for a policy. When you want help lining up a surveyor or an insurance agent, contact the team and we will point you to people who work in this part of East Naples.
What do storm records show for East Naples?
Public storm reporting we found for East Naples does not name Naples Winterpark in describing either of the two hurricanes covered below, and the one dated area record concerns Naples Municipal Airport. Below are those findings and the questions a buyer can put to each association between Davis Boulevard and Glades Boulevard.
Hurricanes Irma and Ian
We found no established news outlet or government report that names Naples Winterpark in describing Hurricane Irma in 2017 or Hurricane Ian in 2022. That absence is a gap in reporting. It is not evidence about any building, and it does not tell a buyer how the ten condominiums came through either storm. The association's insurance claims history and its repair records are the better guide, and both belong in the resale packet you request.
The airport during Ian
As an area fact, a Naples Airport Authority release of August 14, 2025 reported that surge from the Gordon River and Naples Bay flooded parts of Naples Municipal Airport during Ian, with water three to five feet deep in places. The airport terminal sits about 1.9 free-flow route miles from the centre of Naples Winterpark, and that release says nothing about any Naples Winterpark unit or building.
What to ask about storm preparation
A short written list sent to the association before the inspection period closes covers most of what a buyer needs here. Ask for the board's hurricane plan for the common elements and who puts up any shutters on the buildings. Ask for the wind and flood carriers, their deductibles and how the association would fund a deductible after a large claim. Ask what claims the association has filed in recent years and what repairs followed, with invoices if the board will share them. Our agents can send that list for you on any Naples Winterpark condominium and keep the written answers with your contract file.
Which other places carry a similar name?
Several labels around Davis Boulevard look close to this one, and a search can mix them up. This page covers the ten county condominiums named Naples Winterpark I to IX and Naples Winterpark North in East Naples, 34112. The notes below explain what the name does not mean.
The name on this page
Naples Winterpark is not Winter Park, Florida, the Orange County city, and it is not part of The Glades Golf and Country Club; Naples Sunrise and Fairway Oaks are separate neighboring condominiums.
Look-alike labels in the MLS
The export files neighboring condominiums under their own MLS names, so searching one of them returns no Naples Winterpark units. One Naples Winterpark row carries a wrong city entry, an agent error, not another place.
How do Naples Winterpark county prices sit beside nearby Naples condominiums?
The table below sets seven nearby condominium communities beside Naples Winterpark in East Naples, 34112, using the same twelve months of county deeds. Every row counts condominium units from a similar building period. The Naples Winterpark figures sit in the county tables near the top of this page.
County peer table
| Community | Straight-line miles | County condominium units built 1970 to 1999 | Year built tier | County deeds, September 2025 through August 2026 | County median |
|---|---|---|---|---|---|
| County peer Glades | 0.46 | 1,435 | 1970 to 1999 | 67 | $215,000 |
| County peer Kings Lake | 0.79 | 826 | 1970 to 1999 | 43 | $240,000 |
| County peer Lakewood | 0.84 | 498 | 1970 to 1999 | 33 | $275,000 |
| County peer Naples Sandpiper Bay Club | 1.6 | 234 | 1970 to 1999 | 16 | $273,500 |
| County peer Abaco Bay | 1.95 | 161 | 1970 to 1999 | 11 | $169,000 |
| County peer Deauville Lake Club | 2.26 | 240 | 1970 to 1999 | 11 | $240,000 |
| County peer Royal Wood | 2.75 | 656 | 1970 to 1999 | 23 | $255,000 |
Each peer row gives county condominium figures for units built from 1970 to 1999 and the straight-line miles from the centre of Naples Winterpark, listed by distance and not ranked.
Pages for nearby communities
Five peers have their own pages, each a separate community: Kings Lake, Naples Sandpiper Bay Club, Abaco Bay, Deauville Lake Club and Royal Wood.
How the peers were picked
Each peer holds condominium units with a roll year built from 1970 to 1999, counted inside the outline of its plats. The seven at the shortest straight-line distance made the table. One more East Naples condominium community met the filter but sat farther out.
What should a buyer check before an offer at Naples Winterpark?
A Naples Winterpark resale in East Naples turns on papers the public record does not hold. Before an offer, gather the condominium documents, a flood check for the exact unit, answers on building height and inspections, and the written terms of each association.
Ask for the resale packet
Request the declaration, bylaws, budget, written rules and recent meeting records. Note the date they arrive, since the statute ties a cancel right to it, and ask which association holds the recreation parcel.
Check flood by address
Flood records for Naples Winterpark come from three tested points, not every building. Order an elevation certificate for the unit and get a flood quote for that address before the inspection period ends.
Ask about building height and inspections
Neither the roll nor this page states a story count for any building, so confirm the story count and any inspection status with the association.
Read the rules before you sign
As of searches dated November 6, 2026, leasing, pet, guest, vehicle and approval terms were not published for the ten Naples Winterpark condominiums. Read each declaration and the board's written rules before you sign.
