Valencia Golf and Country Club Homes for Sale in Naples, FL

Valencia Golf and Country Club homes for sale are 450 single-family homes behind one gate in Orangetree, Naples, ZIP 34120, built first by D.R. Horton and now by Lennar, with a public golf course that is not bundled into the homes and no community development district. Collier County recorded 20 qualified sales in the 12 months to October 2, 2026, at a $587,500 median, and a small number of new Lennar homes remain, per Lennar's page on October 28, 2026. Domain Realty Group, the #1 team in Southwest Florida since 2012, shows every Valencia Golf and Country Club listing. Updated October 2026.

This page is the Valencia Golf and Country Club section of our Naples homes for sale and communities guide. It shows how to search Valencia Golf and Country Club listings, what homes sold for on the county record, what Lennar's page showed on October 28, 2026, and the fees, documents, rules, flood, roof, insurance, school and distance facts that come with an address here. One naming point matters: Valencia Golf and Country Club is not Valencia Lakes, Valencia Trails, Valencia Sky, Terreno at Valencia Golf and Country Club or Valencia Bonita; Valencia Trails and Valencia Sky are GL Homes communities marketed as 55+, and this community is not age-restricted.

Key takeaways for Valencia Golf and Country Club buyers

Valencia Golf and Country Club is a gated community of 450 single-family homes where the county's latest 12 months show 20 sales at a $587,500 median, a public golf course sold separately and no CDD. These eight numbers frame a purchase here, from price and fees to flood and distance. Data updated: October 2026.

  • Valencia Golf and Country Club has 450 single-family homes on the 2026 county roll across six residential plats and eight streets, plus 42 vacant residential parcels, and the MLS lists it as Valencia Country Club.
  • Collier County recorded 20 qualified sales in the 12 months to October 2, 2026, at a $587,500 median, against 19 sales at $620,000 in the prior 12 months and 39 sales at $599,900 over 24 months.
  • Nine of the 20 latest sales were first sales on newly built Phase 1B homesites that the January 1 roll still valued as land; the other 11 improved-home sales had a $539,000 median.
  • The association's own documents publish only $264 a month (2018) and $316 a month (2019), so current dues come from the estoppel certificate, which Florida caps at $250 and requires within 10 business days.
  • There is no CDD at the clubhouse on the county's boundary layer, and the 2025 final tax stack for the North Collier Fire code was 12.2558 mills, which is an estimated $7,200.28 if $587,500 were the taxable value.
  • The 18-hole course is public daily-fee, par 72 and 7,077 yards from the Green tees, and the operator listed $30 for morning, midday and twilight rounds on October 28, 2026; lot ownership confers no right to use it.
  • On FEMA's flood data, 400 of 469 geocoded addresses are Zone X, 34 are shaded X and 35 are Zone AH, with 18 of those on Par Drive and 17 on Double Eagle Trail.
  • Lennar's page showed four plans from $463,999 to $520,999 and four quick-move-in homes from $538,999 to $674,783 on October 28, 2026, and the Publix on Immokalee Road is about 1.9 road miles away.

Valencia Golf and Country Club homes for sale right now

Valencia Golf and Country Club homes for sale are linked below, filtered to the MLS development names and a map frame around the community so neighboring Orangetree neighborhoods stay out. Every search is sorted by price, high to low, and shows no listing count. Data updated: October 2026.

Listing data refreshes from the MLS throughout the day, and a listing shown may already be under contract. For new homes in other Naples communities, see our Naples new construction guide, and for golf settings across the city see Naples golf homes for sale.

Search single-family homes

Every home in Valencia Golf and Country Club is a single-family home: the 2026 county roll lists 450 single-family parcels and no condominium parcels. The single-family search above therefore returns the same homes as the all-homes search, and the price searches split them by what a buyer wants to spend. The county's improved-home sales in the latest 12 months ran from $349,000 to $785,000, so the three price searches cover the whole recorded range.

Search new Lennar homes

Lennar's community page showed the status Actively selling on October 28, 2026, with four plans and four quick-move-in homes on Double Eagle Trail. Those homes are listed in the MLS under the same development name as every other home, so a buyer can narrow the all-homes search to recent construction with the last 30 days search or by reading the listing details. The new homes section below lists each plan and price.

What the MLS calls Valencia Golf and Country Club

In the Southwest Florida MLS the development reads Valencia Country Club, without the word Golf, so a search on the full name can return nothing. The searches above use both spellings plus a map frame, and the ZIP code is not a filter because 34120 also covers other Orangetree neighborhoods and neighboring communities. The MLS does not split the community by phase, so a phase search is not possible; the street name in a listing shows the phase.

What have Valencia Golf and Country Club homes sold for?

Valencia Golf and Country Club homes sold at a median of $587,500 on the Collier County record: 20 qualified sales in the 12 months to October 2, 2026, from $349,000 to $785,000. The count is even, so the median is the mean of the middle pair, $580,000 and $595,000. Data updated: October 2026.

Record and window Sales Median Low High
County, 12 months to Oct 2, 2026 20 $587,500 $349,000 $785,000
County, prior 12 months (Oct 2, 2024 to Oct 2, 2025) 19 $620,000 $418,000 $815,000
County, 24 months to Oct 2, 2026 39 $599,900 $349,000 $815,000

Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, newest qualified Collier sale in the index dated October 2, 2026. The 12-month count is even, so its median is the mean of the middle pair; the prior-12-month and 24-month counts are odd, so each median is one recorded price. Recorded sales reach the roll with a lag, so the newest weeks are the least complete.

All sales versus improved homes

The 20 latest sales split into 11 sales of improved homes and 9 first sales on Phase 1B homesites, and the two groups have different medians, so this page shows both side by side. The improved-home median is the cleaner signal for a buyer comparing existing homes; the all-sales median is the figure the county file produces for the whole window.

Set and window Sales Median Low High
All qualified sales, 12 months to Oct 2, 2026 20 $587,500 $349,000 $785,000
Improved homes only, 12 months to Oct 2, 2026 11 $539,000 $349,000 $785,000
The nine Phase 1B first sales alone, Aug 31 and Sep 1, 2026 9 $671,000 $492,000 $683,800
All qualified sales, 24 months to Oct 2, 2026 39 $599,900 $349,000 $815,000
Improved homes only, 24 months to Oct 2, 2026 30 $592,500 $349,000 $815,000

Sources: Collier County Property Appraiser public data bundle; windows end October 2, 2026. The 11-sale and 9-sale medians are single recorded prices (odd counts); the 20-sale and 30-sale medians are the mean of the middle pair, $580,000 and $595,000 for the first and $590,000 and $595,000 for the second.

The Phase 1B first sales

Nine sales recorded on August 31 and September 1, 2026, at $492,000 to $683,800 and a $671,000 median, are the first recorded sales on parcels the 2026 roll still classed as vacant residential, all on Double Eagle Trail in Phase 1B. We call them first sales on newly built Phase 1B homesites the January 1 roll still valued as land, because Lennar's live page lists homes on Double Eagle Trail homesites with the same suffix and the county roll lags a new build. Builder identity is not confirmed on the clerk record, so this page does not name a seller.

These nine sales are kept out of the improved-home median because the county file carries no home characteristics for them. A tenth Phase 1B transaction recorded September 24, 2026, at $560,000 is flagged unqualified by the county and is excluded from every figure on this page. Eight of the nine addresses sit in FEMA Zone AH and one in Zone X, which the flood section explains.

The MLS record, dated

The Southwest Florida MLS recorded 21 closings at a $575,000 median in the 12 months to September 15, 2026, in a report dated that day. The MLS counts a different set of closings from the county's recorded deeds and ends its window on a different date, so this page keeps the two records in separate paragraphs and never sets one against the other. Active-listing counts are not shown here because they change daily; use the search links above for what is listed now.

Price bands

In the latest 12 months, 7 of the 20 county sales, 35 percent, closed from $500,000 to $599,999, and 6 closed from $600,000 to $699,999. No sale in the window reached $800,000, while 5 closed under $500,000. The bands below show the 12-month, prior-12-month and 24-month counts.

Sales by phase

Valencia Golf and Country Club's county roll names six residential plats, called Phase 1, 1A, 1B, 2, 2A and 2B, and the sample in any one phase is small, so read phase medians as a description of what closed and not as a price for the phase. Phase 2B has the highest 24-month median, on four sales, and Phase 1, with eight sales, has the lowest among the phases with eight or more.

Phase Sales, 12 months 12-month prices or median Sales, 24 months 24-month median 24-month range
Phase 1 6 $477,000 8 $504,500 $349,000 to $630,000

Source: Collier County Property Appraiser public data bundle, windows ending October 2, 2026. Counts under 10 are shown for transparency. A count of 1 or 2 is not a median, so the 12-month column lists the recorded prices for Phase 1A, Phase 2A and Phase 2B. Phase 2 had 0 sales in the latest 12 months.

How have Valencia Golf and Country Club prices moved since 2016?

Valencia Golf and Country Club's annual median sale price rose from $340,000 in 2016 to $619,000 in 2024 on the Collier County record, then eased to $590,000 in 2025, and stands at $597,450 for the 18 qualified sales of 2026 through October 2. Data updated: October 2026.

Year Sales Median Low High
2016 21 $340,000 $280,000 $445,000
2017 22 $330,500 $300,000 $408,000
2018 19 $325,000 $255,000 $430,000

2024 27 $619,000 $400,000 $900,000
2025 15 $590,000 $399,000 $800,000
2026 (to Oct 2) 18 $597,450 $349,000 $785,000

Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year. Even-count years use the mean of the middle pair. The 2026 row counts the 18 qualified sales of the calendar year that the county classed as improved; the nine Phase 1B first sales sit in this record as nine of the 18.

The climb from 2016 to 2023

The annual median held between $322,500 and $340,000 from 2016 to 2019, then rose to $353,000 in 2020, $443,750 in 2021, $539,000 in 2022 and $601,000 in 2023. From the 2019 low of $322,500 to the 2024 high of $619,000 is a rise of about 92 percent, and sales volume peaked in 2022 at 61 qualified sales.

The plateau since 2024

The median was $619,000 in 2024 on 27 sales and $590,000 in 2025 on 15 sales, about 4.7 percent lower, while the number of sales fell by 12. The 2026 median of $597,450 includes the nine Phase 1B first sales; without them the 2026 improved-home median is $555,000 on 9 sales. Small counts move medians, so read each year's median with its sales count beside it.

Sales volume by year

Valencia Golf and Country Club recorded 21 to 22 qualified sales a year in 2016, 2017 and 2019, 30 in 2020, 52 in 2021 and 61 in 2022, then 39 in 2023, 27 in 2024 and 15 in 2025. Eighteen sales through October 2, 2026 is already above the 2025 total, but half of them are the Phase 1B first sales. For a buyer, the thin 2025 and 2026 counts mean comparable sales on a given street can be a year or two old.

Which homes and floor plans are at Valencia Golf and Country Club?

Valencia Golf and Country Club's 450 single-family homes come from two builder eras: homes by D.R. Horton, which recorded the declaration on September 27, 2004, and newer homes by Lennar, which is the builder selling on October 28, 2026. The county roll lists 507 parcels on seven plats. Data updated: October 2026.

County plat Parcels Single-family homes Vacant residential parcels
Phase 1 54 53 0
Phase 1A 127 122 0
Phase 1B 43 0 41
Phase 2 196 192 0

Phase 2B 32 32 0

Total 507 450 42

Source: Collier County Property Appraiser public data bundle, 2026 roll. The remaining parcels are rights of way, common areas and golf course parcels. Vacant residential parcels are roll classifications, not a live inventory.

The D.R. Horton era

D.R. Horton recorded the community declaration on September 27, 2004, and built the first era of homes in Phases 1, 1A and 2, which together hold 367 single-family homes by plat (53, 122 and 192). The association hosts 16 builder model sheets, each marked preliminary, in two named series, Palermo and Sorrento, plus plans with no series label. This page prints the plan names and not their sizes, because the sheets are scanned images and the county's square footage is not used on this page.

The plan names on the association's sheets are Albano, Abruzzi, Allegrini, Bardolino, Brookfield, Carlet, Cento, Frascati, Giacosa, Hamilton, Jefferson, Meliana, Mistella, Petaluma, Salina and Viansa. The sheets do not say which plan was built on which street, so ask for the plan name and the recorded sales for the street before comparing one home to another. The association lists these sheets on its realtor documents page.

The Lennar era

Lennar is the builder selling new homes on Double Eagle Trail, with a sales center at 1809 Lema Court that Lennar listed as open Monday to Saturday 9 a.m. to 6 p.m. and Sunday 10 a.m. to 6 p.m. on October 28, 2026. Lennar's Valencia Golf and Country Club page lists four plans, which the next table sets out. Phases 2A and 2B and the Phase 1B homesites make up the second era by plat, and the county file names no builder for any home, so this page assigns eras by what the declaration and Lennar's page show.

The Lennar plans table

Lennar's plan pages list living areas in square feet, and these are builder-published figures, not county figures. Prices are builder list prices read on October 28, 2026 and change often.

Lots and streets

Eight streets sit inside one gate: Birdie Drive, Par Drive, Double Eagle Trail, Sarazen Place, Vardin Place, Lema Court, Hagen Court and Jacklin Court. Birdie Drive holds 181 single-family homes and Par Drive 123, which together are 304 of the 450. Double Eagle Trail holds 30 homes plus the Phase 1B parcels, and Sarazen Place, Vardin Place, Lema Court, Hagen Court and Jacklin Court hold 36, 31, 26, 13 and 10 homes.

Is new construction still available at Valencia Golf and Country Club?

Valencia Golf and Country Club has a small number of new Lennar homes remaining, per Lennar's page on October 28, 2026: four plans from $463,999 to $520,999 and four quick-move-in homes from $538,999 to $674,783, all on Double Eagle Trail in Phase 1B. Builder prices and availability change often. Data updated: October 2026.

What Lennar's page showed

Lennar listed the community as Actively selling on October 28, 2026, with a price range of $463,999 to $674,783 across plans and homes. The four plans are Trevi, Tivoli, Princeton II and Summerville II. A buyer who wants a new home here should read Lennar's page the day they inquire and compare it with the county's nine first sales on Phase 1B homesites, which recorded at a $671,000 median on August 31 and September 1, 2026.

Quick-move-in homes

Lennar listed four quick-move-in homes on Double Eagle Trail on October 28, 2026. These are builder list prices, not recorded sales.

1647 Double Eagle Trail Tivoli $538,999 Under construction, completion estimated December 21, 2026
1617 Double Eagle Trail Trevi $599,786 Move-in ready, completion estimated November 20, 2026

What a small number remaining means for a buyer

A buyer choosing between a Lennar home and an existing home is comparing a builder contract with an owner's sale. Eight of the nine Phase 1B first sales are in FEMA Zone AH, so ask for the elevation certificate on any Phase 1B home, new or existing, and check the address with FEMA. See our Naples new construction page for builders in other communities.

What does it cost to own a Valencia Golf and Country Club home?

Valencia Golf and Country Club owners pay association dues that the association last published as $264 a month in 2018 and $316 a month in 2019, county property tax at a stack of about 12 mills, no CDD assessment, and a separate daily-fee or optional membership if they golf. Current dues come from an estoppel certificate. Data updated: October 2026.

Dues history

The association's 2018 FAQ listed dues of $264 a month, which is $3,168 a year, and the 2019 Welcome Packet listed $316 a month, which is $3,792 a year, a difference of $52 a month. The 2018 dues covered irrigation, landscaping, clubhouse maintenance, turf pest control, ADT alarm monitoring and gate access control, per the FAQ. Golf, roofs, water and sewer, and cable were not included. The FAQ left dead plant replacement to the homeowner. No association document after 2019 states a dollar figure, so the current amount, and what it covers, come from the estoppel certificate and the association's current budget.

No CDD

The county's community development district boundary layer returned no district at the Valencia Golf and Country Club clubhouse and at none of the 469 geocoded addresses on October 28, 2026. Terreno at Valencia, next door, has its own CDD, created by Collier County Ordinance 2022-22 effective June 17, 2022, and that district does not extend to Valencia lots. Confirm the answer for a specific lot with the title company, because the boundary layer is a county map and not a title search.

The shared recreation and roadway costs

A recorded 2023 declaration (Official Records book 6250, page 956) makes Valencia's association pay 492 of 1,177 parts of the costs of Recreation Area 1 and of the shared Terreno Boulevard roadway from Oil Well Road to Double Eagle Trail, quarterly on January 1, April 1, July 1 and October 1. Terreno's association pays the other 685 parts. The declaration says these payments are not secured by a lien on Valencia lots. How the association budgets the cost is in its budget, which a buyer can request.

Property taxes and the worked example

The 2025 final tax stack for the North Collier Fire Control and Rescue District code in the Big Corkscrew Island area was 12.2558 mills with Collier Mosquito Control and 12.1209 mills without it, and a 2026 preliminary stack of 12.1520 mills has been published. The 2026 final rate was not found. The tax code on a given parcel is on its tax bill, so confirm which stack applies to an address.

The table is an estimate that treats the $587,500 county median sale price as a taxable value, which it is not for any real home: taxable value depends on exemptions, assessment caps and the owner's purchase date. Each line is $587,500 times the mills divided by 1,000.

Costs at closing

Florida caps the estoppel fee at $250, and the contract sets who pays it. The association's application fee was $100 in the 2019 packet. Under Collier custom the buyer pays the owner's title policy. The 2019 packet also listed a $35 proxy card, a $5 gate barcode and an ADT cellular line that adds $10 paid to ADT. These 2019 items are dated and may differ now.

Documents to request before you offer

Ask for the estoppel certificate, the current budget, the declaration and its amendments, the 2020 revised rules and the architectural review guidelines before closing. The estoppel certificate must state whether a capital contribution, resale or transfer fee is due, and under Florida Statutes 720.3085 a buyer is jointly liable with the seller for unpaid prior assessments, so the certificate protects the buyer. Request the certificate through the association; Florida requires it within 10 business days and it stays valid 30 days, or 35 if mailed.

Is the golf course included with a Valencia Golf and Country Club home?

Valencia Golf and Country Club's 18-hole course is public daily-fee and owned apart from the homeowners association, and the declaration says lot ownership confers no right to use the course, so golf is not included with a home. The operator lists $30 for morning, midday and twilight rounds as of October 28, 2026. Data updated: October 2026.

A public daily-fee course

The operator's Valencia Golf and Country Club site describes an 18-hole public course with a daily-fee model, at 1725 Double Eagle Trail, a different building from the association's address at 1711 Double Eagle Trail. The course was redesigned by Drew Rogers in 2018 and plays par 72 at 7,077 yards from the Green tees. The pro shop is a separate business with no resident pricing, per the association's 2018 FAQ. A golfer here pays to play like any other golfer.

Tee ratings

The Florida State Golf Association lists five sets of tees with these ratings and slopes. The FSGA page does not carry per-tee yardage, so only the Green yardage appears on this page.

Tee Rating Slope
Green 74.1 128
Blue 72.3 125
White 69.0 122
Gold 65.7 110
Red 62.5 103

Source: Florida State Golf Association course page for Valencia Golf and Country Club. The FSGA also lists women's ratings of 70.7 and 114 for the Gold tees and 66.4 and 113 for the Red tees.

Membership

The operator offers membership that is optional and non-equity, so a membership does not buy an ownership interest in the course. The operator's membership page lists a range of options and no resident category, and it contains figures that do not agree with one another, so this page prints no dollar amount and no booking window. A buyer who wants a membership should request the current written terms from the operator before relying on any price.

Nearby golf

Panther Run in Ave Maria is a public 18-hole course, par 72 and 7,532 yards, about 12.2 road miles from 1725 Double Eagle Trail, and The National at Ave Maria is about 12.3 road miles away. Lely Resort's Mustang course is a public 18-hole par 72 course about 21.6 road miles away. Old Corkscrew in Estero concluded daily golf operations and is becoming a private club, so it is not a nearby alternative. Distances are approximate, and each operator sets its own access.

What amenities come with a Valencia Golf and Country Club home?

Valencia Golf and Country Club homes come with the association's clubhouse, which the 2018 FAQ lists with a fitness center, billiard room, theater room, social room, cafe, kitchen and pool, and with use rights in Recreation Area 1, shared with Terreno. The golf course and its pro shop are separate businesses. Data updated: October 2026.

The clubhouse

The association's 2018 FAQ lists the clubhouse amenities as a fitness center, a billiard room, a theater room, a social room, a cafe, a kitchen and a pool. The same FAQ lists a clubhouse pass at $35, and the 2019 packet lists a $35 proxy card for the pool and fitness center. Those are dated documents, so confirm which rooms are open, and on what schedule, with the association before you rely on one. The association's address on the Florida Division of Corporations record is 1711 Double Eagle Trail.

Fitness and pool

The 2019 Welcome Packet lists the fitness center as open 5 a.m. to 10 p.m., with use by anyone under 15 prohibited, and a proxy card is the access item for the pool and fitness center at $35. The 2020 rules bar swimming in the lakes, so the clubhouse pool is the swimming facility the association lists. For a larger aquatic complex, Big Corkscrew Island Regional Park, about 4.8 road miles away, is described below.

Recreation Area 1

Recreation Area 1 is a shared tract with two tennis courts and a tot lot, on Tract T-3 of the plat recorded in Plat Book 71 at page 43, and it is shared with Terreno at Valencia. Valencia's association pays 492 of 1,177 parts of its costs. The 2023 recorded declaration says Valencia owners are not members of the Terreno recreation association but have use rights. Terreno's builder, DiVosta, markets its own clubhouse and courts, which are Terreno amenities and not Valencia's.

Big Corkscrew Island Regional Park

Big Corkscrew Island Regional Park, at 810 39th Avenue NE, is a Collier County park on 150 acres, open 8 a.m. to 10 p.m., with 4 lighted multipurpose fields, 2 lighted softball fields, 6 lighted pickleball courts, 2 lighted tennis courts, 2 lighted basketball courts, 16 picnic pavilions and a 22,641 square foot community center. Its 8,686 square foot aquatic complex has a heated pool of 25 yards by 25 meters, a children's pool, two slides and 1-meter and 3-meter springboards. The park is about 4.8 road miles and 13 minutes in free-flow traffic from 1725 Double Eagle Trail. The county lists the aquatic complex Monday to Friday 10 a.m. to 6 p.m. and weekends 10 a.m. to 5 p.m., closed the second Thursday of each month, with the baby pool temporarily closed, at $2 for adults and $1.50 for youth and seniors, as of October 28, 2026.

Is Valencia Golf and Country Club gated?

Valencia Golf and Country Club is a gated community with one guardhouse, which the association's 2018 FAQ lists as staffed 6 a.m. to 10 p.m. daily, and all eight streets sit inside the one gate. Residents use a gate access system, and the 2019 packet lists a $5 gate barcode. Data updated: October 2026.

Guardhouse hours and access

The 2018 FAQ describes guardhouse access control from 6 a.m. to 10 p.m. daily through a resident system, and the 2019 Welcome Packet names the GateKey system and a $5 barcode. Guest and delivery procedures, and how the gate works outside staffed hours, are not described in the documents we read, so ask the association for its current gate policy. Under the 2023 recorded declaration, Valencia shares the Terreno Boulevard roadway from Oil Well Road to Double Eagle Trail with Terreno at Valencia, so one road serves both communities. Where the guardhouse sits along it is a question for the association.

What gate access does not cover

The golf course is public, so people who do not live here play it. How public golfers reach the course, relative to the guardhouse, is not described in the association's documents. A buyer who cares about who can drive past the clubhouse should ask the association and the golf operator how public golfers reach the course, and read the recorded declaration's access provisions before closing.

Is Valencia Golf and Country Club a 55+ community?

Valencia Golf and Country Club is not a 55+ community and is not age-restricted, while Valencia Trails and Valencia Sky, two GL Homes communities elsewhere in Naples, are marketed as 55+. The shared word Valencia is the only link between them. For verified 55+ communities in Naples, see our Naples 55+ communities page.

How to confirm any age rule

The way to confirm whether a community has an age rule is to read its recorded declaration, which the title company can pull from the Collier County Clerk's official records, and to ask the association in writing. The 2018 FAQ, the 2019 packet and the 2020 rules that we read set no age requirement for owners or residents beyond lease-application and fitness-center age limits. A buyer who needs a specific answer for a specific home should rely on the declaration, not on a website.

What rules do Valencia Golf and Country Club owners live under?

Valencia Golf and Country Club owners live under the association's 2020 revised rules, which limit pets to 2, require tile roofs, prohibit fences except a pool security fence, keep RVs and commercial vehicles in the garage and bar swimming, fishing and boating in the lakes. Read the current declaration and rules before closing. Data updated: October 2026.

Topic Rule in the 2020 revised rules
Pets Maximum of 2; leashed or held outdoors unless in a lanai or fenced pool enclosure
Parking No street, sidewalk or lawn parking; towing applies
RVs, trailers, commercial vehicles Garage only
Speed limit 20 mph
Golf carts Registered, operators 15 or older, liability insurance, sunrise to sunset unless lit
Roofs Clay or cement barrel or flat tile only
Fences Prohibited; a 5 foot pool security fence is permitted
Signs Security-alarm signs only; no yard or estate sales
Hurricane shutters No Bahama style; up 7 days before a storm and down within 14 days after
Lakes Water management only; no swimming, fishing or boating
Preserves Conservation easements; no entry

Source: Valencia Golf and Country Club revised rules, revised February 27, 2020, as hosted on the association's realtor documents page. The rules do not contain leasing terms.

Pets and vehicles

The 2020 rules cap pets at two per home, require animals to be leashed or held outdoors unless they are inside a lanai or fenced pool enclosure, and ban parking on streets, sidewalks and lawns. Recreational vehicles, trailers and commercial vehicles must stay in the garage, and the community speed limit is 20 mph. A buyer with a truck, a boat or a second vehicle should confirm where it can be kept before making an offer.

Roofs, fences and shutters

Roofs must be clay or cement barrel or flat tile, and the architectural review deposit was $2,000 in 2019 for pools, patios, lanais and tile roofs. Fences are prohibited except a 5 foot pool security fence. Bahama-style shutters are not allowed, shutters may go up 7 days before a storm and must come down within 14 days after, and clear panels are permitted on rear walls that abut the golf course.

Lakes and preserves

The lakes in Valencia Golf and Country Club are for water management only, with no swimming, fishing or boating, and the preserves are conservation easements that nobody may enter. A buyer who wants a lake view should treat it as a view, and one who wants a preserve lot should read the easement. Both rules appear in the 2020 revised rules.

Signs and open houses

The 2020 rules allow security-alarm signs only and prohibit yard and estate sales. The association's realtor page allows one professional standard sign in front of a home while an active agent is present, and it sets open houses from 1 p.m. to 4 p.m. with signs down by 4 p.m. These details matter to a seller and to the agent who shows a home.

Where the rules sit in the document chain

In general, the recorded declaration controls, the association's rules sit beneath it, and the architectural guidelines and amendments add detail. Orange Tree Homeowner's Association, Inc. also exists on the Florida Division of Corporations record, filed January 22, 1987, and which master-level documents reach Valencia lots is not verified here. Ask the title company to list every recorded document that burdens the lot, which is the reliable way to answer that question.

Can I rent out a home at Valencia Golf and Country Club?

Valencia Golf and Country Club's 2019 Welcome Packet sets a six-month minimum lease with no month-to-month leasing, no subleasing and no room rentals, and every occupant 18 or older must apply. These terms come from the 2019 packet, not from the 2020 rules, so confirm the current leasing rules with the association before buying to rent. Data updated: October 2026.

What the 2019 packet says

Per the 2019 Welcome Packet, the minimum lease is six months, month-to-month leasing is not allowed, subleasing and room rentals are not allowed, every occupant 18 or older applies, and a guest staying 30 days or more needs an occupancy application. The packet limits pets to 2. The 2020 revised rules contain no leasing text, so the packet is the only source we found.

The application and the deposit

The 2019 packet lists a $100 application processing fee, a $1,000 lease deposit paid by the homeowner and refundable within 30 days, and a $50 late convenience fee if the application is not received 20 days before closing or the lease start. Those 2019 amounts are historical. The association's current application and fees are on its own forms, which the estoppel process and the association's realtor page lead to.

Valencia Golf and Country Club vs Terreno at Valencia: which fits your purchase?

Valencia Golf and Country Club and Terreno at Valencia share an entry road and a recreation tract but are separate communities, and Terreno has its own CDD and no golf rights. Collier County recorded 113 Terreno sales at a $695,000 median in the 12 months to October 2, 2026, against 20 Valencia sales at $587,500. Data updated: October 2026.

Sources: Collier County Property Appraiser public data bundle, windows ending October 2, 2026; DiVosta's Terreno page; Collier County Ordinance 2022-22; the 2023 recorded Recreation Association declaration. The Terreno 12-month count of 113 includes sales the county files under other use codes, so its single-family subset is shown on the second row.

Where Valencia differs

Valencia Golf and Country Club has no CDD at the clubhouse on the county layer, a smaller community of 450 homes, homes from two builder eras, and a public course next to the homes that is sold separately. Its association pays 492 of 1,177 parts of the shared recreation tract and roadway. Its recorded median over the latest 12 months is $587,500, with an improved-home median of $539,000.

Where Terreno differs

Terreno at Valencia is a DiVosta community with its own association and a community development district created by Ordinance 2022-22, effective June 17, 2022, and its owners have no golf rights through the community. Terreno's association pays the larger share, 685 of 1,177 parts, of the shared recreation tract and roadway. DiVosta's sales center is at 1729 Terreno Boulevard, per its page. Terreno recorded 113 sales at a $695,000 median in the 12 months to October 2, 2026.

How to choose

In product terms, a buyer who wants no CDD, a smaller community, a mix of homes from the D.R. Horton and Lennar eras and a public course next door looks at Valencia Golf and Country Club. A buyer who wants a newer builder product from DiVosta, a larger community and a community with its own district assessment looks at Terreno. Both share one entry road and one recreation tract, so a buyer can tour them in one trip.

How does Valencia Golf and Country Club compare with other Orangetree and Immokalee Road communities?

Valencia Golf and Country Club's $587,500 county median across 20 sales sits fifth lowest among the nine nearby communities below, which run from Bristol Pines at $380,000 to The Quarry at $948,500, all over the 12 months to October 2, 2026. Each community is its own product, so a median is not a ranking. Data updated: October 2026.

Community Recorded sales Median Window and record
Bristol Pines 9 $380,000 County, 12 months to Oct 2, 2026
Heritage Bay 68 $485,000 County, 12 months to Oct 2, 2026

Sources: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, windows ending October 2, 2026; Riverstone and The Quarry figures are from our live pages on those communities. Every median is on the county record; none is an MLS figure.

Riverstone, The Quarry and Vineyards

Riverstone is a community of 802 single-family homes in North Naples with no golf membership and no CDD, and our Riverstone page shows 28 county sales at a $910,000 median in the 12 months to October 2, 2026. The Quarry is about 900 homes behind a transponder-controlled gate off Collier Boulevard and Immokalee Road, with optional golf, and our Quarry page shows 50 county sales at $948,500 in the same window. Vineyards is a North Naples golf community of 38 neighborhoods off I-75 at Pine Ridge Road with no CDD, covered on our Vineyards page.

Valencia Lakes, Waterways of Naples and Bristol Pines

Valencia Lakes recorded 15 sales at a $530,000 median, Waterways of Naples recorded 19 at $549,900, and Bristol Pines recorded 9 at $380,000, all in the 12 months to October 2, 2026. Valencia Lakes is a separate community from Valencia Golf and Country Club despite the shared word. Waterways of Naples and Bristol Pines are separate communities with their own associations, and we compare them here only on recorded sales.

Valencia Trails and Heritage Bay

Valencia Trails recorded 36 sales at a $945,000 median and Heritage Bay recorded 68 at $485,000 in the 12 months to October 2, 2026. Valencia Trails is a GL Homes community marketed as 55+, and it is separate from Valencia Golf and Country Club. Heritage Bay's count mixes 14 single-family sales at a $980,000 median with 54 condominium sales at $445,000, because most of its homes are condominiums. See the full set of community pages in our Naples communities guide.

Is Valencia Golf and Country Club in a flood zone?

Valencia Golf and Country Club is mostly Zone X on FEMA's flood data, but 35 addresses are in Zone AH. On October 28, 2026, we checked 469 geocoded addresses: 400 were Zone X, 34 were shaded X and 35 were Zone AH, 18 on Par Drive and 17 on Double Eagle Trail. Data updated: October 2026.

Zone on FEMA's flood data Addresses Meaning
X 400 Minimal flood hazard, outside the 0.2 percent annual chance floodplain
X shaded 34 0.2 percent annual chance; not a special flood hazard area
AH 35 Special flood hazard area; no base flood elevation published in the data
Total geocoded 469 Of 496 addresses on the county roll

Source: FEMA National Flood Hazard Layer, queried October 28, 2026, at Census-geocoded points; the county's own flood-zone layer returned the same zone at all 469 points. A Census point sits on the street frontage, not the building footprint, so a lot that straddles a boundary can differ.

Zones by phase

Zone AH is concentrated in Phase 1A, where 21 of 122 geocoded addresses are AH and 32 are shaded X, and in Phase 1B, where 12 of 41 are AH. Phase 1 had 54 addresses in Zone X, Phase 2 had 190 in Zone X and 2 shaded, and Phases 2A and 2B had 34 and 24 in Zone X. Two more AH addresses near the clubhouse fall outside the six residential plats in the parcel join.

Plat Geocoded addresses X X shaded AH
Phase 1 54 54 0 0
Phase 1A 122 69 32 21
Phase 1B 41 29 0 12
Phase 2 192 190 2 0
Phase 2A 34 34 0 0
Phase 2B 24 24 0 0

Source: FEMA National Flood Hazard Layer, October 28, 2026. The table covers 467 of the 469 geocoded addresses; the other two are the AH addresses near the clubhouse. By street, Birdie Drive (182 addresses), Hagen Court (13), Jacklin Court (10), Sarazen Place (36) and Vardin Place (31) were all Zone X; Par Drive (123) had 73 X, 32 shaded X and 18 AH; Double Eagle Trail (74) had 55 X, 2 shaded X and 17 AH.

Zone AH and the Phase 1B first sales

Eight of the nine Phase 1B first sales recorded on August 31 and September 1, 2026 are Zone AH addresses and one is Zone X. A buyer of new construction in a special flood hazard area should ask for the home's elevation certificate, and a lender decides whether flood insurance is required. FEMA says flood insurance is mandatory for federally backed mortgages on properties in high-risk zones in participating communities, and the lender makes the determination for the loan. Use the FEMA flood lookup on the address before offering.

The preliminary flood map

A preliminary flood insurance rate map for Collier County was released on March 20, 2025. Collier County's page says a 90-day appeal and comment period began on August 19, 2026 and gives a target effective date of summer 2027. FEMA's preliminary map service returned no flood-hazard polygon at any of the 469 addresses, which is not proof of Zone X, so the preliminary zone for these addresses is unverified. A zone can change, so use FEMA's map viewer for an address and ask a lender or insurance agent about a future zone.

Claims history

OpenFEMA's flood insurance claims dataset, as of September 8, 2026, shows 150 claim records in ZIP 34120, of which 108 were from Hurricane Irma and 7 from Hurricane Ian, and 0 claim records in the census block group that holds every geocoded Valencia address. The ZIP covers Golden Gate Estates and other Orangetree areas, so those records are not Valencia events, and a zero means no record in the public dataset, not proof of no loss, because uninsured losses do not appear. About 4,257 flood insurance policies were in force in ZIP 34120 on October 28, 2026, and 116 in Valencia's block group, which includes areas outside the community.

Evacuation zone

Collier County's evacuation-zone layer returned Zone E at all 469 geocoded addresses on October 28, 2026, and the county's coastal high hazard area layer returned none. Evacuation zones are updated, so confirm an address with the county's lookup tool before storm season and follow county guidance during any evacuation order. Read the county's evacuation guide for what Zone E means in a given storm.

Wind, roofs and insurance at Valencia Golf and Country Club

Valencia Golf and Country Club addresses carry a county building-code design wind speed of 156 to 157 mph, and the state's July 2026 report lists a Collier County average homeowners premium of $5,534 including wind. A roof's age and wind-mitigation features move an insurance quote more than the community name does. Data updated: October 2026.

Design wind speed

Collier County's building-code wind map shows 157 mph at 284 of the 469 geocoded addresses and 156 mph at the other 185. This is a design speed for Risk Category II structures under the building code, not a forecast of expected wind. The University of Florida GeoPlan map of the ASCE 7-22 contours places the site between the 150 mph and 160 mph lines. The National Weather Service recorded an 89 mph peak gust at Orangetree during Hurricane Irma, and its Hurricane Ian summary has no Orangetree reading.

Roofs and inspections

Roof age and condition are the first questions an insurer asks, and county records may not show when a roof was replaced. Ask the seller for the roof permit and the date of the last replacement, and order a wind mitigation inspection, which documents roof covering, roof-to-wall connections and opening protection. The association requires tile roofs under the 2020 rules, and the 2019 packet listed a $2,000 architectural review deposit for tile roofs.

The insurance market

The Florida Office of Insurance Regulation's July 2026 stability report lists a Collier County average homeowners premium of $5,534 including wind and $3,169 excluding wind, and its January 2026 report listed $5,565 and $3,238. These are county averages and not quotes for Valencia. Florida law requires rate filings to include discounts for installed wind-mitigation features under section 627.0629, and the Office of Insurance Regulation runs a rate comparison tool for sample premiums by county and company.

Roof age rules

An insurer's summary of Florida Statutes section 627.7011 says an insurer cannot refuse to write or renew a homeowners policy solely because of roof age if the roof is under 15 years, and that an older roof can be inspected to show remaining useful life. Citizens Property Insurance Corporation's bulletins say that where a whole roof is not replaced at once, roof age is based on the oldest part of the roof. A buyer should confirm the current rule with an insurance agent, because these rules change.

My Safe Florida Home

My Safe Florida Home is a state program that offers eligible homeowners a free hurricane mitigation inspection and matching grants of up to $10,000 for recommended improvements, for homes with an insured value of $700,000 or less, subject to legislative funding. It requires a homestead exemption, so it applies to owner-occupants. The program's current funding status is not confirmed here, so check the program's website before planning a project.

Which schools serve Valencia Golf and Country Club?

Valencia Golf and Country Club addresses are zoned to Corkscrew Elementary School, Corkscrew Middle School and Palmetto Ridge High School for 2026-27, per the Collier County Public Schools address lookup, and the state graded them A, A and B for 2025-26. We checked 52 addresses across all six plats. Data updated: October 2026.

School Address State grade 2025-26 Utilization, 2024-25 inventory
Corkscrew Elementary School 1065 Oil Well Road A 105 percent
Corkscrew Middle School 1165 Oil Well Road A 95 percent
Palmetto Ridge High School 1655 Victory Lane B 86 percent

Sources: Collier County Public Schools address lookup (year 2027), queried October 28, 2026; Florida Department of Education school grades workbook; Florida Inventory of School Houses 2024-25. The district zoning lookup returned the same three schools for all 52 addresses, with no rezoning flag.

School zoning

The district's lookup returned the same elementary, middle and high school for all 52 sampled addresses: 8 in Phase 1, 10 in Phase 1A, 8 in Phase 1B, 12 in Phase 2, 8 in Phase 2A and 6 in Phase 2B. Zones can change, and the district's May 2026 capital plan mentions a boundary adjustment for 2026-27 in the Palmetto Ridge planning zone, so confirm the zone for an address with the district before relying on it.

State grades

The Florida Department of Education school grades for 2025-26 list Corkscrew Elementary at A, Corkscrew Middle at A and Palmetto Ridge High at B. A grade measures school performance on state metrics and changes each year, so check the state's current release. This page does not rank schools or compare them.

Capacity

The state's Florida Inventory of School Houses for 2024-25 shows Corkscrew Elementary at 105 percent utilization, Corkscrew Middle at 95 percent and Palmetto Ridge High at 86 percent, with 307.21 seats of surplus at the high school. The district's FY27 capital plan, dated May 13, 2026, says to monitor enrollment in the Palmetto Ridge planning zone. Ask the district about enrollment for the specific address.

Sources: OSRM public road-routing service, free-flow, queried October 28, 2026; Gulf Shore Business for the November 20, 2025 openings. Free-flow means no traffic, so winter times run longer. The origin is named in each row because the gate itself could not be located; the distances from the entry road junction run slightly longer than those from the clubhouse.

Shopping and daily errands

The Publix at 13550 Immokalee Road is about 1.9 road miles and 6 minutes from 1725 Double Eagle Trail. Aldi at 13725 Immokalee Road and a second Publix at 1715 Oil Well Road both opened on November 20, 2025, per Gulf Shore Business, and we did not measure the distance to either. Collier County EMS Medic 10 at 14756 Immokalee Road is about 4.1 road miles and 9 minutes from the clubhouse. Call 911 in an emergency.

Roads and traffic

Collier County publishes annual traffic counts for the roads around Orangetree. Every drive time on this page is a free-flow estimate with no traffic, so winter and rush-hour times run longer, and a buyer should test the drive at the hours they would use it.

What utilities, services and local government serve Valencia Golf and Country Club?

Valencia Golf and Country Club is in unincorporated Collier County, in County Commission District 5, served by North Collier Fire Control and Rescue District and by Collier County water and sewer service. Collier County Water-Sewer took over Orange Tree Utility, reported on January 24, 2017. Data updated: October 2026.

Water and sewer

The association's 2018 FAQ and 2019 Welcome Packet name Collier County Utilities for water and sewer, and Collier County commissioners voted 4-0 to take over Orange Tree Utility's system, as the Naples Daily News reported on January 24, 2017. Water and sewer are not covered by the association's fee, so confirm billing details with the county or the closing agent. The 2019 packet listed Comcast for cable and Waste Management for trash, which may have changed.

Fire and rescue

The county's fire district layer places all 469 geocoded addresses in the North Collier Fire Control and Rescue District, and the district lists Station 10 at 13240 Immokalee Road as serving Orange Tree. Collier County EMS Medic 10 is about 1.7 miles from the community in a straight line. The district's tax rate is part of the property tax stack above.

County commission district

Collier County's commissioner-district layer places all 469 geocoded addresses in Commission District 5 as of October 28, 2026. Districts can change with redistricting, so confirm the current commissioner and district with the Collier County Supervisor of Elections.

Planning notices

Valencia Golf and Country Club sits within the Orange Tree master planned unit development, which county records show approved on July 26, 2005. The county's zoning layer lists later hearing examiner decisions, the newest dated June 23, 2026, and the county held a neighborhood information meeting about an Orangetree planned unit development change on February 9, 2026. The county page does not state the purpose of that change, so read the county's notice for details before relying on any assumption about nearby land.

From the first phases to Lennar

The first era of homes was built in Phases 1, 1A and 2 by D.R. Horton, and the later phases, 2A and 2B, and the Phase 1B homesites follow, with Lennar selling the newest homes as of October 28, 2026. The county's recorded annual medians ran from $340,000 in 2016 to $619,000 in 2024.

The golf course

The operator says the course has operated since 1997, and the 2018 redesign is by Drew Rogers. The course is owned apart from the homeowners association, and the declaration says lot ownership confers no right to use it. The 2018 dues did not include golf, per the association's FAQ.

The 2019 court opinion

In an opinion filed May 22, 2019, the Second District Court of Appeal considered a case involving the association (2D17-4986). The opinion's holding concerns prevailing-party attorney fees after a voluntary dismissal, and the court's opinion recites that the declaration references a cable agreement and an irrigation effluent agreement. A buyer should not read the opinion as a ruling on cable or irrigation obligations, and should ask for the declaration itself.

Horton and is now built by Lennar, per the builder's own page checked October 28, 2026. The shared word Valencia is the only link between them.

It listed four plans from $463,999 to $520,999 and four quick-move-in homes on Double Eagle Trail from $538,999 to $674,783. Builder prices and availability change often, so confirm with Lennar.

The association's documents publish only $264 a month in 2018 and $316 a month in 2019, and no later figure. The 2018 dues covered irrigation, landscaping, clubhouse maintenance, turf pest control, alarm monitoring and gate access control.

How fast must an estoppel certificate be issued in Florida?

Request the current written membership terms from the operator before relying on a price.

The association's 2018 FAQ lists guardhouse access 6 a.m. to 10 p.m. daily through a resident system, and the 2019 packet names the GateKey system. Neither describes access outside those hours or guest procedures in detail. Hours may have changed since 2018, so confirm them with the association before relying on them.

Is Valencia Golf and Country Club a 55+ community?

No. Valencia Golf and Country Club is not age-restricted. Valencia Trails and Valencia Sky are GL Homes communities marketed as 55+, and they are separate from this community. FEMA says flood insurance is mandatory for federally backed mortgages on properties in high-risk zones in participating communities, and the lender makes the determination. A preliminary flood insurance rate map was released March 20, 2025, and Collier County says a 90-day appeal and comment period began August 19, 2026, with a target effective date of summer 2027. The 2019 packet lists the fitness center as open 5 a.m. to 10 p.m. Recreation Area 1, shared with Terreno, has two tennis courts and a tot lot. Hours and passes may have changed since those documents.

What does the MLS call Valencia Golf and Country Club?

The Southwest Florida MLS lists the development as Valencia Country Club, without the word Golf, so a search on the full name can return nothing. The search links on this page use both names plus a map frame. The MLS does not split the community by phase, so a phase search is not possible.

Who provides water and sewer service at Valencia Golf and Country Club?

The association's 2018 and 2019 documents name Collier County Utilities, and Collier County took over the private Orange Tree Utility after a 4-0 commission vote reported on January 24, 2017.
