Key takeaways for condo buyers in St. Croix at Pelican Marsh, Naples
St. Croix at Pelican Marsh Condominium Association, Inc. publishes no dues on its public site, thesaintcroix.com (checked November 3, 2026), but it does post Rental Guidelines, a clubhouse form and Rules and Regulations dated December 18, 2024, so a buyer reads those beside the Declaration recorded April 15, 2005.
In the 12 months to August 31, 2026, Collier County recorded 15 qualified sales in St. Croix at Pelican Marsh at a $245,000 median, from $176,000 to $340,000, across four recorded floor plans. Each figure below names its set and window.
What the county recorded in the last 12 months
The window runs from September 1, 2025 through August 31, 2026 and counts qualified deeds only. The one 667 sq. ft. plan deed sits at the bottom of the range and a 1,196 sq. ft. plan deed at the top; the 942 sq. ft. plan holds 8 of the deeds.
The prior 12 months, side by side
For September 2024 to August 2025, the county's count was 16 qualified sales at a $260,000 median. The two windows hold different units in different plans, so they sit side by side and are never read against each other.
What the MLS export showed
The October 29, 2026 export is the second record set, read on a single date: 19 closed sales from the year before, 8 active listings and no pending sale, shown as supporting data and never added to the deeds.
Four floor plans, one condominium
The 2026 roll records four sizes of county heated area: 667, 913, 942 and 1,196 sq. ft., so a community median blends four plans. The county shows the 942 sq. ft. plan at a $246,500 median on 8 sales in the 12 months to August 31, 2026; the other plans sit in the floor-plan table.
What the association publishes
On November 3, 2026 the association's site carried the Rental Guidelines dated April 28, 2023, a clubhouse reservation form dated April 24, 2023 and the Rules and Regulations. A dues figure is not published by the association (checked November 3, 2026), so ask for the budget, the estoppel certificate and any adopted special assessment.
Fees, taxes and the roll
Fee figures here come only from MLS fee fields, one row per plan in the fees section. All 360 units sit in Collier County millage area 47 at 9.3696 mills for 2026, and the median 2026 county tax bill on the roll was $1,869.63, a figure that resets after a sale. The 2026 roll (bundle of October 27, 2026) reads a $0.00 non-ad valorem total on each St. Croix unit. On that roll, 999 other Pelican Marsh parcels carry $2,148.57, so confirm the non-ad valorem lines on the unit's tax bill.
Flood by address
Zones can differ by building. FEMA map checks put street points at 4665 and 4610 Saint Croix Lane in Zone X on October 21, 2026, and a parcel-centre point near 4720 Saint Croix Lane in Zone AE on October 27, 2026, a point that may fall on lake ground. The other 12 buildings were not tested, so get the lender's determination for the unit's building.
Not a Foundation village
The Foundation of Pelican Marsh serves its own list of neighborhoods, and St. Croix at Pelican Marsh is not on it, though its buildings stand inside the Pelican Marsh PUD. Foundation dues, the resale capital assessment, the golf club and the amenities belong to those neighborhoods, not to a St. Croix unit.

What is St. Croix at Pelican Marsh in Naples, FL, and where is it?
St. Croix at Pelican Marsh in Naples, FL, is a single condominium on one street, Saint Croix Lane, in North Naples. It sits in unincorporated Collier County in ZIP 34109, inside the Pelican Marsh PUD, and the county's subdivision map places its buildings between two neighboring plats rather than on a main road.
One condominium on Saint Croix Lane
Collier County carries St. Croix at Pelican Marsh under one condominium number, and every parcel in it is a condominium unit addressed on Saint Croix Lane. The buildings were built in 1999 and declared a condominium on April 15, 2005, and the clubhouse address, 4600 Saint Croix Lane, comes from the association's own reservation form.
Unincorporated Collier County, ZIP 34109
Naples is the place name the ZIP code carries, but the City of Naples does not govern Saint Croix Lane. Fire and rescue come from the North Collier Fire Control and Rescue District, a line of 1.0000 mills on that roll. For the wider city, start with Naples real estate.
Inside the Pelican Marsh PUD
The Pelican Marsh PUD is the planned unit development Collier County approved for this part of North Naples, and the St. Croix buildings fall inside it. That is a zoning fact; it does not make a unit part of the Foundation's community, and the Pelican Marsh section explains how the two relate.
Where it sits on the county map
On the county's subdivision map, the Saint Croix Lane buildings sit east of the Pelican Marsh Unit Nineteen plat and north of the Serafina at Tiburon plat. Those plats are the county's own lines, a firmer guide than the road names in rental listings.
What the aerial shows
The aerial at the top is a USDA NAIP frame from USGS The National Map. It shows the condominium buildings set around an irregular lake left of centre near the top, below a highway along the top edge. The frame is wider than the condominium, so the homes, roads, shops and park land around it belong to neighboring plats, and the capture date is not confirmed.
Names that are not this place
Two other places share the St. Croix name, and the opening paragraph names both. Neither has a record in any figure here, nor do the Foundation's own villages; a record with another ZIP code or another street is a different place.
What have St. Croix at Pelican Marsh condos in Naples sold for?
St. Croix at Pelican Marsh condos in Naples are read here from Collier County deeds, by window, plan, year and price band. In the 12 months to August 31, 2026, Collier County recorded 15 qualified sales in St. Croix at Pelican Marsh at a $245,000 median, from $176,000 to $340,000, across four recorded floor plans.
All plans in the 12 months to August 31, 2026
The 15 deeds come from four plans: 8 in the 942 sq. ft. plan, 3 each in the 913 and 1,196 sq. ft. plans and 1 in the 667 sq. ft. plan. A community median over that mix depends on which plans recorded, so read it beside the floor-plan rows.
The 942 sq. ft. plan: the county record
The 942 sq. ft. plan is the one plan with enough deeds for a median in prose. The county recorded those 8 sales at a $246,500 median, from $202,000 to $251,000, in the 12 months to August 31, 2026. For September 2024 to August 2025 the county recorded 6 sales in the plan at a $268,750 median.
The other three plans: table only
The 913 and 1,196 sq. ft. plans each had 3 county sales in the window, too few for a median in prose, so their medians sit in the floor-plan table with the count beside them. The 667 sq. ft. plan had one county sale, at $176,000.
The prior 12 months
For September 2024 to August 2025, the prior 12 months, the county recorded 16 qualified sales in St. Croix at Pelican Marsh at a $260,000 median, from $200,000 to $340,000. Each window holds a different set of units and plans.
The 60-month window, September 2021 to August 2026
Over the 60 months from September 2021 to August 2026, the county recorded 94 qualified sales in St. Croix at Pelican Marsh at a $262,500 median, a long window that mixes very different years. The yearly and period tables below break that span apart, with a count in every cell.

What does the MLS show about St. Croix at Pelican Marsh condos?
St. Croix at Pelican Marsh condos on the MLS, the listing service Naples agents share, form a second record set built from what listing agents typed rather than from recorded deeds. The figures below come from one export, read on October 29, 2026, and they sit beside the county figures without ever being added to them.
We tracked the October 29, 2026 export row by row; 27 of its rows join the county roll. Its full label is Southwest Florida MLS, as entered by listing agents, export of October 29, 2026.
Two record sets that never merge
St. Croix at Pelican Marsh has two record sets on this page that are never added together or read as a change: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale. A deed counts once the county qualifies it; an MLS row counts once an agent marks it closed.
Closed sales on the MLS
The October 29, 2026 MLS export holds 19 closed sales in St. Croix at Pelican Marsh from October 29, 2025 to October 29, 2026 at a $245,000 MLS median, with a median of 69 days on market. The closed rows cover all four plans, as the MLS table shows.
Days on market and price against list
Across those 19 closed MLS sales, the median sale price was 96.2 percent of the last list price. Days on market vary by plan, and the MLS table gives a median for each; neither measure forecasts the next listing.
Active listings on the export date
The 8 active rows on the export were 1 in the 667 sq. ft. plan, 4 in the 913, 3 in the 942 and none in the 1,196 sq. ft. plan, and no row was pending. Their median list price sits in the listings section above.
MLS by floor plan
Each row reads the export by county floor plan, with bedrooms as the MLS rows show them. Every median here is an MLS figure.
| Floor plan (MLS, bedrooms as the MLS shows them) | Sold | Median sold | Median days on market (sold) | Active | Pending |
|---|---|---|---|---|---|

Bedrooms on the MLS rows
The export shows 1 bedroom on the 667 sq. ft. plan, 2 bedrooms on the 913 and 942 sq. ft. plans and 3 bedrooms on the 1,196 sq. ft. plan. Bedrooms come from the listing, not from the county roll, which records a size for each unit but no bedroom count, so confirm the layout at a showing.
How do the four St. Croix at Pelican Marsh floor plans compare on the county record?
St. Croix at Pelican Marsh in Naples has four floor plans on the county record, and the roll tells them apart by size alone. The 913 and 942 sq. ft. plans are the two larger groups at 108 units each, and the 667 and 1,196 sq. ft. plans hold 72 units each, across 15 buildings.
The county set
The one county condominium number of St. Croix at Pelican Marsh holds 360 parcels on the 2026 roll, every one a condominium unit on Saint Croix Lane in ZIP 34109, 24 in each of 15 buildings. The county figures therefore need no filter for other property uses.
Units by heated area
- 667 sq. ft. plan: 72 units on the 2026 roll
- 913 sq. ft. plan: 108 units
- 942 sq. ft. plan: 108 units
- 1,196 sq. ft. plan: 72 units
Across the condominium the median county heated area is 928 square feet, between the two middle plans and not the size of any plan.
Fifteen buildings of 24
The roll places 24 units in each of the 15 buildings on Saint Croix Lane. Floor numbers are not on the roll and not in the export, so this page gives no floor for any unit. Milestone and other building reports are read building by building in the resale documents.
How a listing names its plan
An MLS row states living area as the listing agent typed it, and that figure can differ from the roll: the export's MLS living area median for the 913 sq. ft. plan is 1,020 square feet, for example. Place a listing in its plan by the roll's figure for that parcel and keep the two measures apart.
What the county record cannot tell you
The roll does not record a unit's floor, view, interior or condition, and a deed records a price and a date. Those come from the listing, a showing and an inspection. Owner pet rules beyond the Rules reference are not published by the association (checked November 3, 2026), so read the Rules and the Declaration before an offer.
What floor plans and bedrooms does St. Croix at Pelican Marsh have?
St. Croix at Pelican Marsh in Naples has four floor plans on the county roll, from a one-bedroom plan to a three-bedroom plan, spread across one condominium on Saint Croix Lane. The two middle plans hold most of the units, and the listing rows show one bedroom count for each plan.
The 2026 county roll records four heated areas at St. Croix at Pelican Marsh, 667 square feet on 72 units, 913 on 108, 942 on 108 and 1,196 on 72, with a 928 square foot median, and the October 29, 2026 export shows 1, 2, 2 and 3 bedrooms on those plans.
Each plan below is named by its county size. In the 12 months to August 31, 2026, the county recorded 15 qualified sales in the community at a $245,000 median across all four plans.
667 sq. ft. plan: 72 condos, 1 bedroom on the MLS rows
The smallest plan is the one-bedroom layout. Both rows for this plan in the October 29, 2026 export show 1 bedroom and 1 full bath, and the MLS living area entered on them is 667 square feet, the same figure the roll carries.
In the 12 months to August 31, 2026, the county recorded one sale on this plan, at $176,000. The prior 12 months hold three county deeds on this plan, all in the table below.
On the export date, one listing on this plan was active.
913 sq. ft. plan: 108 condos, 2 bedrooms on the MLS rows
The 913 sq. ft. plan is one of the two most common layouts. All nine rows for it in the October 29, 2026 export show 2 bedrooms and 2 full baths.
Listing agents entered a median MLS living area of 1,020 square feet on these rows, while the county records 913.
The county recorded three sales on this plan in the 12 months to August 31, 2026, too few for a median in prose. The prior-12 table below lists five deeds on this plan. Four rows for this plan were active on the export date.
942 sq. ft. plan: 108 condos, 2 bedrooms on the MLS rows
The 942 sq. ft. plan is the one with the most recorded sales. All eleven rows for it in the October 29, 2026 export show 2 bedrooms and 2 full baths, and the median MLS living area entered on them is 942 square feet.
In the 12 months to August 31, 2026, the county recorded eight sales on the 942 sq. ft. plan at a $246,500 median.
For the earlier window, the county's prior 12 months, September 2024 to August 2025, hold six recorded sales on this plan at a $268,750 county median. The two windows are printed side by side, never read against each other.
Three listings on this plan were active on the export date.
1,196 sq. ft. plan: 72 condos, 3 bedrooms on the MLS rows
The largest plan is the three-bedroom layout. All five rows for it in the October 29, 2026 export show 3 bedrooms and 2 full baths.
The county recorded three sales on this plan in the 12 months to August 31, 2026, again too few for a median in prose. The two prior-12 deeds on this plan are listed individually in the table below.
No listing on this plan was active on the export date.
Every recorded St. Croix at Pelican Marsh sale in the prior 12 months
The table lists all 16 county deeds recorded for September 2024 to August 2025, the prior 12 months. Their prior 12 month county median is $260,000.
| Recorded (County deed) | Price | Floor plan (county heated area) | Roll year built |
|---|---|---|---|
| County deed, September 2024 | $340,000 | 913 sq. ft. plan | 1999 |
| County deed, September 2024 | $260,000 | 942 sq. ft. plan | 1999 |
| County deed, October 2024 | $305,000 | 913 sq. ft. plan | 1999 |
| County deed, December 2024 | $305,000 | 942 sq. ft. plan | 1999 |
| County deed, December 2024 | $300,000 | 913 sq. ft. plan | 1999 |
| County deed, December 2024 | $225,000 | 667 sq. ft. plan | 1999 |
| County deed, February 2025 | $208,500 | 667 sq. ft. plan | 1999 |
| County deed, March 2025 | $339,000 | 1,196 sq. ft. plan | 1999 |
| County deed, March 2025 | $260,000 | 1,196 sq. ft. plan | 1999 |
| County deed, March 2025 | $250,000 | 942 sq. ft. plan | 1999 |
| County deed, April 2025 | $220,000 | 667 sq. ft. plan | 1999 |
| County deed, May 2025 | $285,000 | 942 sq. ft. plan | 1999 |
| County deed, June 2025 | $277,500 | 942 sq. ft. plan | 1999 |
| County deed, August 2025 | $200,000 | 913 sq. ft. plan | 1999 |
| County deed, August 2025 | $255,000 | 913 sq. ft. plan | 1999 |
| County deed, August 2025 | $253,000 | 942 sq. ft. plan | 1999 |
A deed price does not say which building the unit sits in or what was updated inside, so the rows show recorded prices by plan and nothing more.
County heated area and MLS living area
Listing agents enter their own living area, so the export can differ from the county's heated area, for example 1,314 square feet on every MLS row for the 1,196 square foot plan, and this page never mixes the two measures in one per-foot figure.
The roll's figure is the property appraiser's; the listing figure is typed by each listing agent. On the 667 and 942 plans the two records agree on the median; on the 913 and 1,196 plans they do not. A buyer who needs an exact size orders a measurement.
What each plan's rows show
The October 29, 2026 export joins 27 listing rows to units on the roll, and the plan counts break down this way:
- 667 sq. ft. plan: 2 rows, 1 sold and 1 active, 1 bedroom and 1 full bath on both.
- 913 sq. ft. plan: 9 rows, 5 sold and 4 active, 2 bedrooms and 2 full baths on all nine.
- 942 sq. ft. plan: 11 rows, 8 sold and 3 active, 2 bedrooms and 2 full baths on all eleven.
- 1,196 sq. ft. plan: 5 rows, 5 sold and none active, 3 bedrooms and 2 full baths on all five.

How old are the St. Croix at Pelican Marsh buildings, and what should a buyer check?
St. Croix at Pelican Marsh in Naples was built in 1999 and declared a condominium on April 15, 2005, so every building predates the statewide building code. A buyer reads the association's milestone, reserve and wind mitigation reports, orders inspections on the unit and asks for the full resale package before the contract deadlines run.
Built in 1999
Every one of the 360 units in St. Croix at Pelican Marsh dates to 1999 on the 2026 roll, and the condominium itself was declared on April 15, 2005, the date on the association's posted Declaration; no public source we read names the developer.
The roll gives one year built for the whole condominium, so what separates one unit from another is upkeep, inside the unit and on the building shell.
Declared a condominium on April 15, 2005
The association's public site posts the Declaration under a file dated April 15, 2005, together with recorded Bylaws and Articles of Incorporation. The state record for St. Croix at Pelican Marsh Condominium Association, Inc. carries the same filing date.
The Declaration defines what each owner holds, which parts are common elements and how costs are shared. A buyer reads it, and any later amendment, before the contract's review period ends.
Before the 2002 Florida Building Code
The buildings date to 1999, before the statewide Florida Building Code took effect on March 1, 2002, so the association's milestone, reserve study and wind mitigation reports are where a buyer reads each building's actual roof and openings.
A building finished before that date was built to the local rules in force when it was permitted. Roofs, windows and doors may have been replaced since, which is why the reports matter more than the year on the roll.
Roofs, openings and the reports
This page makes no claim about the year or material of any roof at St. Croix at Pelican Marsh.
The association keeps its reserve studies and milestone inspection material in an owners-only section of its website, so a buyer asks the seller to supply them. The milestone report records the structural condition an engineer or architect found, the reserve study lists each component with its remaining life and the money set aside, and a wind mitigation report records roof attachment and opening protection.
The condominium law section of this page covers the milestone and reserve rules.
Inspections to order
Before the inspection period ends, a buyer usually orders:
- A general inspection of the unit, including the air conditioning, water heater, plumbing, electrical panel, windows and sliding doors.
- A wind mitigation inspection, if the seller has no current one.
- A four-point inspection, if the insurer asks for one.
- A check of interior work against permits on file.
The roof, exterior walls and common areas belong to the association, so their condition is read from its reports, not from the unit inspection.
Records to request
Ask the seller, the listing agent or the association for:
- The Declaration, Bylaws, Articles of Incorporation and every recorded amendment.
- The Rules and Regulations dated December 18, 2024, and any later rule.
- The current budget, the most recent financial statement and the reserve schedule.
- The milestone inspection report and the structural integrity reserve study, if the association has one.
- Board meeting records for the past year.
- The association's insurance summary.
- The estoppel certificate and any adopted special assessment.
The association posts a Purchase Application through a screening service on its public forms page, so a buyer also plans for association approval before closing. The forms page asks applicants to allow up to 20 days for processing. Contact Domain Realty Group to have the package gathered and read with you.
What is on site at St. Croix at Pelican Marsh in Naples?
St. Croix at Pelican Marsh in Naples has an association clubhouse at 4600 Saint Croix Lane, named on the association's own reservation form, set among buildings around a lake. The association's public pages name no other recreation, and the community has no golf course of its own.
The clubhouse at 4600 Saint Croix Lane
The association's own clubhouse reservation form, dated April 24, 2023, names the clubhouse at 4600 Saint Croix Lane and caps an event at 30 people, and the association's public pages read on November 3, 2026 list no other on-site amenity.
The same form says an event ends by 10:00 pm, bars pets and smoking inside, asks for a refundable deposit and requires the owner to be current on association fees. The clubhouse address is also the association's own address on its guest form.
What the association does not publish
Brokerage and rental listing copy describes more recreation at St. Croix at Pelican Marsh than the association's public site names. A pool, tennis or other courts and controlled entry are not published by the association (checked November 3, 2026). They may exist, but listing copy is not a record, so a buyer confirms with the association what it owns and maintains and whether the budget carries a reserve line for each item.
The lake and the grounds
The association describes its units as overlooking the lake, the community's streets or a landscaped border.
What a given unit looks out on depends on its building and side, and the roll does not record it. The grounds, the lake edge and the landscaping are common property, so the budget and the reserve study show how the association pays to keep them.
Guest and parking forms
The association posts a guest form, dated December 2024, that asks owners to register guests with each guest vehicle's make, color, plate and state. Owners answer for fines their guests incur. The association's documents page describes a temporary parking pass process for guests.
No association page read describes assigned parking for a unit, and the export has no parking field. A buyer confirms which space, if any, goes with the unit in the condominium documents and with the association before closing.
No golf course of its own
St. Croix at Pelican Marsh has no golf course, and no source we read ties a golf club or golf privileges to ownership of a unit. Pelican Marsh Golf Club is a separate private club, and buying a St. Croix unit carries no access to it.
The route table later on this page lists Tiburon Golf Club as a nearby destination only.
How does St. Croix at Pelican Marsh relate to Pelican Marsh?
St. Croix at Pelican Marsh in Naples sits inside the land plan for Pelican Marsh but runs as its own condominium with its own association. It is not one of the Foundation's neighborhoods, so a buyer pays and follows St. Croix's own association, not the Foundation that governs the Pelican Marsh villages.
Inside the Pelican Marsh PUD
St. Croix at Pelican Marsh sits inside the Pelican Marsh PUD but is not one of the Foundation of Pelican Marsh's neighborhoods, so Foundation dues, the Foundation's resale capital assessment, its golf club and its amenities are not part of owning a St. Croix unit.
Collier County's PUD layer returns Pelican Marsh, recorded as DRI-93-1 under Ordinance 02-71, at 4665 and 4610 Saint Croix Lane. Zoning sets land use for the planned area; it does not by itself add a fee to a unit.
Not a Foundation of Pelican Marsh neighborhood
The Foundation's 2023 management contact list names 26 neighborhoods, and St. Croix is not on it. The Domain Realty Group guide to Pelican Marsh covers the wider PUD, and St. Croix is not one of the Foundation of Pelican Marsh's neighborhoods.
The Foundation's lease rules and charges govern the villages on its list. St. Croix owners answer to St. Croix at Pelican Marsh Condominium Association, Inc., which keeps its own Declaration, its own Rental Guidelines and its own approval process.
The Pelican Marsh CDD question
The Pelican Marsh Community Development District is a special district that serves land in Pelican Marsh and Tiburon.
The 2026 Collier County roll, in the October 27, 2026 bundle, shows a $0.00 non-ad valorem total on the St. Croix units, while 999 other Pelican Marsh parcels on the roll carry $2,148.57. A buyer reads the non-ad valorem section of the unit's own tax bill, and the tax section of this page sets out the full roll figures.
Pelican Marsh Golf Club is separate
Pelican Marsh Golf Club is a private club that stands apart from the Foundation and from St. Croix. Nothing in the St. Croix documents read for this page links a unit to the club.
What this means for a buyer
For a St. Croix purchase, the documents and approvals that count are St. Croix's own:
- One association, St. Croix at Pelican Marsh Condominium Association, Inc., and one set of governing documents.
- One approval process, through the association's posted Purchase Application.
- One estoppel certificate, issued by St. Croix's association, not by the Foundation.
For other buildings and communities across the city, the Naples communities directory lists each one.

What road projects are planned near St. Croix at Pelican Marsh?
St. Croix at Pelican Marsh in Naples sits near three planned road projects: a Livingston Road flyover over Immokalee Road, a new I-75 interchange at Immokalee Road and a widening of Airport-Pulling Road. Each is dated to the news report that describes it, and none has a completion date this page can confirm.
The Livingston Road flyover over Immokalee Road
Collier County commissioners approved the design contract for a Livingston Road flyover over Immokalee Road on July 28, 2026 (Gulfshore Business), and WGCU reported on August 26, 2026 that FDOT's I-75 project includes a new diverging diamond interchange at Immokalee Road.
The flyover grew out of the county's Immokalee Road Corridor Congestion Study of 2021, which recommended a four-lane bridge carrying Livingston Road over the intersection. Gulfshore Business reported that construction is planned after the I-75 interchange work. This page gives no project cost and no finish date.
The I-75 and Immokalee Road interchange
WGCU's August 26, 2026 report describes FDOT's I-75 project between Golden Gate Parkway and Alico Road, which adds lanes in segments and reworks ramps. The Immokalee Road piece is a diverging diamond interchange, a design that lets left turns onto the ramps avoid crossing oncoming lanes.
FDOT held public sessions on the project on August 31, September 1 and September 2, 2026, one of them at North Collier Regional Park. Gulfshore Business has reported a construction start for the interchange; FDOT's own project page is where a buyer reads the current schedule.
Airport-Pulling Road widening
Gulfshore Business reported on September 1, 2025 that the county plans to widen Airport-Pulling Road from four to six lanes between Vanderbilt Beach Road and Immokalee Road; no current source we read gives its schedule.
Airport-Pulling Road is one of the main north and south routes from the Saint Croix Lane area toward the Vanderbilt Beach Road shops.
What the roadwork means for a buyer
Each project is a plan with a dated report behind it. For a buyer:
- Construction on Immokalee Road, Livingston Road and Airport-Pulling Road may slow trips for some time while the work runs.
- Saint Croix Lane is the community's address on the county roll, and the projects sit on the larger roads around it.
- Collier County and FDOT post project pages and meeting notices, and a buyer reads them for current dates.
Talk to a Domain Realty Group agent about how the roadwork fits your weekly trips, or read about Domain Realty Group
Who governs St. Croix at Pelican Marsh, and what are the condo fees?
St. Croix at Pelican Marsh in Naples answers to a single condominium association that owners elect, with a management company handling daily work. The association posts no dues on its public site, so this section shows the fee fields listing agents entered, labelled MLS and dated, and the questions a buyer puts to the association in writing.
One condominium, one association
St. Croix at Pelican Marsh Condominium Association, Inc., filed with the state on April 15, 2005, governs the one condominium, and the association's own Property Management page names Sandcastle Community Management as its manager. There is one declaration, one set of bylaws and one board for all 15 buildings on Saint Croix Lane, so every unit reads from the same governing documents.
The manager the association names
The association's site lists the management company and nothing about its contract term. A manager handles records requests, the resale package, the purchase and lease applications and the estoppel certificate, while the elected board adopts the budget and the rules. Confirm the manager of record when you order documents.
Fees: not published by the association
The association publishes no dues on its public site (checked November 3, 2026), so the only fee figures here are what listing agents typed into the October 29, 2026 MLS export: $5,200 to $5,760 a year across all 27 rows, a $5,636 median, shown as supporting data and never as the association's rate. A listing field is a snapshot typed by one agent on one date. The adopted budget sets the real assessment for each unit, so ask for it, and for the most recent year-end financial statement, before you sign.
MLS fee fields by floor plan
We tracked the fee fields on every St. Croix at Pelican Marsh row in the October 29, 2026 export and grouped them by the four floor plans, keeping only the Total Annual Recurring Fees field, which agents filled on all 27 rows. Each figure below is a listing entry, not an association figure, and a plan with two rows is a thin sample.
| Floor plan (MLS) | MLS rows | Total annual recurring fees, median (MLS) | Range (MLS) |
|---|---|---|---|
| MLS 667 sq. ft. plan | 2 | $5,418 | $5,200 to $5,636 |
| MLS 913 sq. ft. plan | 9 | $5,636 | $5,636 to $5,760 |
| MLS 942 sq. ft. plan | 11 | $5,760 | $5,636 to $5,760 |
| MLS 1,196 sq. ft. plan | 5 | $5,636 | $5,636 to $5,760 |
Row counts are export rows, not sales. Compare the table with the budget page for the unit's share of common expenses.
Special assessments and the estoppel certificate
A special assessment means a charge the board adopts on top of the regular budget, usually for repairs or reserves. This page prints no assessment amount, because none appears in any source we read. Ask for the estoppel certificate and any adopted special assessment, and ask the board in writing whether it has discussed one for the coming year. The estoppel certificate is the association's own statement of what is owed on the unit on a stated date, and the section on purchase costs below sets out how Florida law handles it.
What a buyer asks the association
Put these requests in writing, by unit, before the contract deadlines run:
- The declaration, articles, bylaws and every amendment, and the current rules
- The adopted budget, the reserve schedule and the most recent year-end financial statement
- The milestone inspection summary and the structural integrity reserve study for the unit's building
- The certificate of insurance for the buildings and the master policy's wind deductible
- Any adopted special assessment and any board vote that is pending
- The lease application, the purchase application and their current fees
Domain Realty Group agents order these packages on most condominium resales and can read them with you.
Can you rent out a St. Croix at Pelican Marsh condo, and what are the rules?
St. Croix at Pelican Marsh in Naples allows leasing under the association's own posted rental rules, which set a yearly limit on leases, a 30-day minimum, association approval before move in and a no-pets rule for renters. Owner rules sit in a separate dated Rules and Regulations document, and any later amendment comes with the resale package.
The Rental Guidelines dated April 28, 2023
The association's own Rental Guidelines, dated April 28, 2023, limit a unit to four leases a year, allow no lease shorter than 30 days, require association approval before move in, charge $150 per adult applicant and do not allow renters to have pets. The document sits on the association's public Forms page beside the lease application. Ask whether this version is still current when you order the resale documents.
Four leases a year, none under 30 days
The yearly limit counts leases, not tenants, so a unit can carry no more than four separate lease terms in a year under the April 2023 text. The 30-day floor rules out stays by the night or week. Before you plan any leasing, read the declaration's own leasing article beside the guidelines, ask the association which text governs if the two differ, and ask how the board counts a renewal of the same lease.
Approval and the application fee
Every lease needs association approval before the tenant moves in. The Forms page asks owners to allow as many as 20 days for application processing, so a lease start date should leave room for the review. The per-applicant charge is set in the guidelines quoted above. Ask the manager how an application is submitted, what screening it covers and whether the board can meet to approve a lease sooner in a tight season.
Renters and pets
The same guidelines say renters may not have pets, citing the association documents. That line covers tenants only. A unit that is leased therefore cannot house a renter's pet, whatever the owner's own pet rights are. If you may lease the unit later, read the renter rule and the owner rule together.
Owner rules: the December 18, 2024 Rules and Regulations
For owner pets and every other house rule, read the Rules and Regulations dated December 18, 2024 on the association's site, and ask for any later amendment in the resale package. This page does not restate those rules, because the posted file is a scanned document and a summary could miss a line. Parking, guest registration, architectural requests and fines are handled through the association's posted forms and that rules document.
Short-term rental registration in Collier County
Collier County Ordinance 2021-45 requires short-term vacation rentals in unincorporated Collier County to register with the county. At St. Croix at Pelican Marsh the 30-day lease minimum in the Rental Guidelines already rules out stays shorter than a month, and county registration never overrides an association rule. Confirm the county's current registration terms on its own site and the association's terms in writing before you advertise any lease.
What does a buyer pay once at purchase in St. Croix at Pelican Marsh?
A buyer in St. Croix at Pelican Marsh in Naples meets a short list of one-time costs at purchase: the association's purchase application, the estoppel certificate, title and closing charges, a lender's project review when a loan is used, and the first insurance premiums. The association publishes no closing fee schedule, so each amount is confirmed in writing before closing.
The purchase application
The association's public Forms page lists a purchase application handled through an outside screening service, so a sale goes through association screening as well as a lease does. The form's fee is not published on the page we read, though the Forms page asks applicants to allow up to 20 days for processing. Ask the manager for the current application, its fee and the time the board takes to act, and build that period into the contract's closing date.
The estoppel certificate, s. 718.116
Under s. 718.116 the association must deliver an estoppel certificate within 10 business days of a written request. The statute's base caps are $250 when nothing is delinquent, $100 more for delivery within 3 business days and as much as $150 more when amounts are delinquent, and DBPR adjusts them by CPI every five years, so ask the association for the current fee. No fee is owed if the certificate arrives late. The statute also makes a new owner jointly liable for unpaid assessments due before the transfer, which is why the certificate matters.
Title, closing and recording
Title insurance, the settlement fee and recording charges are handled through the contract and the closing agent, not through the association. Who pays each one is a negotiated term. Ask the title company for a written estimate and an early estoppel request.
Condominium financing rules, dated
Fannie Mae ended Limited Review for established condominium projects on loan applications from August 3, 2026, and Fannie Mae and Freddie Mac reserve rules for condominium budgets tighten for applications on or after January 4, 2027 (trade press and agency pages); the buyer's lender runs the project review, and this page makes no claim about its outcome. A project review usually asks the association for a questionnaire, the budget, the insurance certificate and the reserve figures, so order them early. A cash purchase skips the lender's review but not the association's own approval.
Insurance at closing
A lender asks for proof of an HO-6 policy on the unit before closing, and often for proof of flood coverage when the building's determination calls for it. Get quotes as soon as the contract is signed, because a carrier asks for the year built, the association's certificate of insurance and sometimes the wind mitigation report.
What are property taxes on a St. Croix at Pelican Marsh condo in Naples?
St. Croix at Pelican Marsh in Naples sits in one Collier County millage area, so every unit pays the same 2026 tax rate on its taxable value. A unit's bill turns on its assessed value and any exemption it carries, and a sale resets that value, so the seller's bill is only context for a buyer.
One 2026 millage area
All 360 units of St. Croix at Pelican Marsh fall in Collier County millage area 47, taxed at 9.3696 mills for 2026, a total that includes the North Collier Fire Control and Rescue District's 1.0000 mills, with no community development district among the taxing authorities on the roll. One mill is one dollar of tax for each thousand dollars of taxable value. The rate is set each year by the taxing bodies, so read it again on the year's notice of proposed taxes.
Taxes table: millage area 47
The ten authority lines below come from the 2026 Collier County roll for area 47 and sum to the total in the last row.
| Taxing authority | Area 47, mills (2026) |
|---|---|
| General Fund | 3.0107 |
| Water Management Fund, South Florida | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School Board, state law | 1.8990 |
| School Board, local board | 2.2480 |
| Collier Mosquito Control | 0.1331 |
| North Collier Fire Control and Rescue District | 1.0000 |
| Unincorporated General, MSTD | 0.6844 |
| Water Pollution Control Program | 0.0246 |
| Conservation Collier | 0.1772 |
| Total, millage area 47 | 9.3696 |
The North Collier Fire Control line
Fire and rescue service for Saint Croix Lane comes from the North Collier district, and its levy appears on every unit's bill as its own line. This page names no station and gives no response figure. In an emergency, call 911.
Non-ad valorem lines on the roll
The 2026 Collier County roll (bundle of October 27, 2026) shows a $0.00 non-ad valorem total on all 360 St. Croix units, while 999 other Pelican Marsh parcels show $2,148.57, so a buyer confirms the non-ad valorem lines on the unit's own tax bill. The roll bundle carries only the total for each parcel, never the names of the lines behind it, which is why the bill itself is the document to read. The Foundation of Pelican Marsh is not a taxing line on any of these bills.
Median 2026 bills on the roll
The 2026 roll's median total tax across all units is $1,869.63, and the table splits that by floor plan, using the county heated area that names each plan.
| Floor plan (County) | Units | Median 2026 total tax |
|---|---|---|
| County 667 sq. ft. plan | 72 | $1,609.23 |
| County 913 sq. ft. plan | 108 | $1,842.46 |
| County 942 sq. ft. plan | 108 | $1,904.49 |
| County 1,196 sq. ft. plan | 72 | $2,106.10 |
Each median mixes units with and without an exemption and units bought in many different years, so none of them is a forecast of a buyer's bill.
Homestead and Save Our Homes
Under s. 196.031 a Florida owner who holds title on January 1 and makes the unit a permanent residence can claim an exemption of $25,000 of assessed value from every levy, plus an additional exemption on assessed value above $50,000 from the non-school levies, which reaches $26,411 for 2026. The statute allows it on each condominium parcel its owner occupies. Save Our Homes, s. 193.155, then limits yearly assessed-value growth while the exemption stays in place. For 2026 the cap is 2.7 percent, the lower of 3 percent and the consumer price index measure.
Why a current bill is not your bill
A seller's bill reflects the seller's own exemptions and an assessed value that may have been capped for years. After a sale, the assessed value resets to market value as of the next January 1, and any exemption must be claimed again by the new owner. Use the worked examples below as an illustration, not a bill, and ask the Collier County Property Appraiser's estimator for a figure on the unit you choose.
What do worked tax examples show for a St. Croix at Pelican Marsh condo?
St. Croix at Pelican Marsh in Naples tax examples apply the 2026 area 47 rate to three recorded sale medians from the county, as if each price were the taxable value, with and without a homestead exemption. They are an illustration, not a bill: the actual taxable value, exemptions and lines on a unit's bill decide what an owner pays.
How the examples are built
Each row treats a county median sale price as the taxable value, multiplies it by the area 47 rate and adds the roll's non-ad valorem total for St. Croix units.
| Example (County) | Price used as taxable value | Ad valorem at 9.3696 mills | Non-ad valorem (2026 roll) | Total without exemptions | Total with a homestead |
|---|---|---|---|---|---|
| County T12 median, all plans | $245,000 | $2,295.55 | $0.00 | $2,295.55 | $1,923.38 |
| County 942 sq. ft. plan T12 median | $246,500 | $2,309.61 | $0.00 | $2,309.61 | $1,937.44 |
| County 1,196 sq. ft. plan T12 median | $335,000 | $3,138.82 | $0.00 | $3,138.82 | $2,766.65 |
The last column applies both homestead exemptions at their 2026 amounts and nothing else.
A unit at the county T12 median
The first row uses $245,000, the median of the 15 qualified sales Collier County recorded in the 12 months to August 31, 2026. A first-year owner without an exemption would see roughly the ad valorem figure in the table, before any non-ad valorem line the bill adds. The real taxable value is set by the Property Appraiser as of January 1, not by the sale price, so treat the row as a scale.
A 942 sq. ft. plan unit
The second row uses the county median for the 942 sq. ft. plan, $246,500 from eight recorded sales in the same 12 months. That plan carries 108 units on the roll and two bedrooms on the MLS rows.
A 1,196 sq. ft. plan unit
The third row uses the county median for the largest plan, taken from only three recorded sales in the 12 months to August 31, 2026, so read it as a thin sample. The figures appear in the table only. The largest layout carries three bedrooms on the MLS rows, and its county heated area is the one the plan name gives.
With a homestead exemption
The first $25,000 exemption at the area 47 rate takes $234.24 off a bill. The additional $26,411 exemption applies to the non-school mills only and takes $137.93 off. Together the two take $372.17 off each example, which is the gap between the last two columns.
What the examples leave out
The examples leave out the market value the Property Appraiser actually assigns, any partial-year proration at closing, any non-ad valorem line a future roll adds and any other exemption an owner may hold. They also leave out association fees and insurance, which are separate costs.
Is St. Croix at Pelican Marsh in Naples in a flood zone, and how do storms and insurance work?
St. Croix at Pelican Marsh in Naples has no single flood zone: FEMA map checks at three points on Saint Croix Lane returned two different results, and most buildings were never tested. A buyer gets the lender's determination for the unit's building, reads the association's insurance certificate and prices an HO-6 policy before the inspection period ends.
Flood checks by address
Flood zones at St. Croix at Pelican Marsh can differ by building: FEMA map checks returned Zone X at street points for 4665 and 4610 Saint Croix Lane on October 21, 2026 and Zone AE at a parcel-centre point near 4720 Saint Croix Lane on October 27, 2026 that may fall on lake ground, and the other 12 buildings were not tested, so get the lender's determination for the unit's building.
| Address on Saint Croix Lane | Point checked (FEMA map) | Zone returned |
|---|---|---|
| 4665 Saint Croix Lane | street point, October 21, 2026 (Domain Realty Group research pack) | Zone X |
| 4610 Saint Croix Lane | street point, October 21, 2026 (Domain Realty Group research pack) | Zone X |
| 4720 Saint Croix Lane | parcel-centre point that may fall on lake ground, October 27, 2026 (Pelican Marsh research) | Zone AE |
| The other 12 building addresses | not tested | not tested |
Zones can differ by building
The Zone AE check read FEMA panel 12021C0194J, effective February 8, 2024. A map point is not a flood determination: a street point and a parcel-centre point can land on different ground, and a lake edge can sit inside a higher-risk band while a building nearby sits outside it. The lender orders a determination for the building itself, and an elevation certificate, if the association holds one, gives the rating detail an insurer uses.
Evacuation Zone C
Collier County's evacuation layer placed the St. Croix at Pelican Marsh points checked in October 2026 in Evacuation Zone C, and an owner follows each evacuation order's own wording. An evacuation letter is a storm-surge planning tool, separate from the FEMA flood map, and orders name the letters they cover. Sign up for Collier County's emergency alerts before the season starts.
Flood insurance and the lender
Whether a loan requires flood insurance turns on the lender's flood determination for the building, so ask the lender what that determination requires. A master policy and an HO-6 policy both leave out flood, so flood cover is a separate policy for the building or the unit's contents. A National Flood Insurance Program policy usually starts after a 30-day wait, and Risk Rating 2.0 prices each building on its own features rather than on the zone letter alone.
Wind insurance and the code era
The buildings date to 1999 on the county roll, before the statewide Florida Building Code took effect on March 1, 2002. Insurers credit a building for its actual roof deck attachment, roof-to-wall connection, roof shape, secondary water resistance and opening protection, recorded on the state's wind mitigation form. In a condominium that report belongs to the association, so ask whether one exists for the unit's building and when it was written. This page prints no premium, because no source gives one for these units.
The association's master policy and your HO-6
Florida's condominium statute has the association insure the buildings as originally installed, while the owner's HO-6 covers the interior finishes, fixtures, appliances, cabinets and the owner's belongings. The association's deductible, and damage beyond what its policy pays, can become a common expense shared by owners, so many owners add loss assessment cover to the HO-6. Ask the association for its certificate of insurance, the wind deductible and whether the buildings carry flood coverage.
Storm history: what we found
We found no dated news report that names St. Croix at Pelican Marsh in connection with a storm, so this page makes no claim about past storm effects either way. Ask the seller for the unit's claims history and the disclosure form, and ask the association for any storm repair, insurance claim or reserve draw recorded in its board meeting records or financial statements.
What do milestone inspections and reserve studies mean at St. Croix at Pelican Marsh?
St. Croix at Pelican Marsh in Naples appears on Collier County's milestone map with its buildings marked complete and a next cycle in 2035. Florida's milestone and reserve study laws apply to condominium buildings of three or more habitable stories, so a buyer reads each building's reports and the association's reserve study status in the resale documents.
Milestone Completed on the county map
Collier County's milestone map listed all 15 St. Croix at Pelican Marsh buildings as "Milestone Completed" with the next cycle in 2035 (checked October 2026). The map shows status, not findings. The inspection report itself, and any repair it called for, sits in the association's records, which the public site keeps in an owners-only section, so ask for the inspector's summary for the unit's building.
The next cycle in 2035
Under s. 553.899 a building that needs a milestone inspection has one when it reaches a set number of years after its certificate of occupancy and again every 10 years after that. The county map's 2035 date is that next cycle. Ask the association whether it has budgeted for the next inspection and for any repair the first report flagged, and whether an engineer's follow-up letter closed those items.
Structural integrity reserve studies
Under s. 718.112(2)(g) an association must have a structural integrity reserve study at least every 10 years for each covered building. The study covers the roof, the structure, fireproofing and fire protection, plumbing, electrical systems, waterproofing and exterior painting, windows and exterior doors, and other items above a set dollar threshold. Budgets adopted on or after December 31, 2024 may not fund less than the study's items.
Three or more habitable stories
Florida's milestone inspection law, s. 553.899, and its structural integrity reserve study law, s. 718.112(2)(g), apply to condominium buildings of three or more habitable stories, so a buyer confirms the association's SIRS status and each building's reports in the resale documents. This page states no building height and makes no claim about the association's filings. The documents the seller delivers are where those facts are read.
Reports to request
Ask the association, in writing, for these reports for the unit's building:
- The milestone inspection summary and any phase two report
- The latest structural integrity reserve study, or a written statement on its status
- The reserve schedule in the adopted budget
- Any engineer's repair letter and the board vote that funded the work
- The wind mitigation report, if the association has one
A Domain Realty Group agent can help you read the reports beside the budget.
What does Florida law require when you buy in St. Croix at Pelican Marsh?
St. Croix at Pelican Marsh in Naples is a resale condominium, so Florida's Chapter 718 rules decide which documents a buyer receives, how long the buyer has to cancel and what the association's estoppel certificate must show. Homestead rules in Chapters 196 and 193 shape the tax bill. This is general information, not legal advice.
Condominium disclosure, s. 718.503
On a St. Croix at Pelican Marsh resale, s. 718.503(2)(d) has the contract either acknowledge that the buyer received the association documents more than 7 days, excluding Saturdays, Sundays and legal holidays, before signing, or make the contract voidable by written notice within 7 days, excluding the same days, after signing and receipt, a right that ends at closing. The seller provides the declaration, articles, bylaws, rules, the annual financial statement and budget, and the association's frequently asked questions sheet.
The milestone and SIRS clause
For contracts after December 31, 2024, s. 718.503(2)(e) adds a second 7-day acknowledgement or voidability clause for the milestone inspection summary and the structural integrity reserve study when those reports exist. When a report the law calls for is missing, the contract must say so in conspicuous type. A waiver of these rights has no effect, so read the clause in the contract form your agent uses.
Estoppel certificates, s. 718.116
The estoppel certificate states what the seller owes the association on a stated date: regular assessments, any special assessment, fines and other charges. Because a new owner shares liability for unpaid amounts due before the transfer, the title company relies on the certificate to pay those amounts from the seller's proceeds at closing. Read it for any adopted special assessment and for the date its figures stop being good.
Homestead, s. 196.031 and s. 193.155
Section 196.031 sets who can claim the homestead exemption and allows it on an owner-occupied condominium parcel. Section 193.155, Save Our Homes, limits yearly assessed-value growth once the exemption is in place and resets the assessed value after a sale. File for the exemption with the Collier County Property Appraiser for the first January 1 you own and live in the unit.
Not legal advice
Not legal advice; ask a Florida real estate attorney. This section summarizes statutes as our research read them in November 2026, and the legislature can amend them. Your contract, the association's documents and an attorney's reading of both govern your purchase. Read our Naples real estate guide or learn about our team.
How do St. Croix at Pelican Marsh prices compare with nearby North Naples condominiums?
St. Croix at Pelican Marsh in Naples is read here beside eight North Naples condominium groups the county files on its roll, each priced from Collier County deeds qualified in the 12 months to August 31, 2026. The table sets one condominium against other condominiums only, and every row carries its own sale count.
County peer table
The distance column is a straight line on the map from the St. Croix buildings to each peer, not a road distance, and every median comes from that peer's own recorded deeds.
| Community (County) | Straight-line mi | Condominium units on the roll | T12 sales | T12 median |
|---|---|---|---|---|
| County Milano | 1.37 | 256 | 8 | $372,500 |
| County Huntington Lakes | 1.43 | 648 | 36 | $322,950 |
| County Verona Pointe | 1.65 | 94 | 4 | $367,000 |
| County Westgate at Imperial | 1.91 | 144 | 4 | $294,500 |
| County Bridgewater Bay condominiums | 2.37 | 416 | 31 | $427,500 |
| County Fairway Preserve at Olde Cypress | 2.76 | 264 | 3 | $310,000 |
| County Heritage Greens | 2.94 | 284 | 14 | $400,000 |
| County Ibis Cove | 3.31 | 284 | 14 | $390,000 |
| County St. Croix at Pelican Marsh (subject) | 0 | 360 | 15 | $245,000 |
Linked peer pages
Four of the peer groups in the table have a page of their own on this site, each built from the same county deed file: Huntington Lakes, Bridgewater Bay, Heritage Greens and Ibis Cove.
Peers without a live page
Milano, Verona Pointe, Westgate at Imperial and Fairway Preserve at Olde Cypress have no live page on this site yet. They stay in the table as plain rows only.
How to read a peer median
A peer median is the middle recorded price for one group over one window, not a price for any single unit. Groups with fewer than six sales, such as Verona Pointe, Westgate at Imperial and Fairway Preserve at Olde Cypress, are thin reads, and the table ranks no group above another.
Which names get confused with St. Croix at Pelican Marsh in Naples?
St. Croix at Pelican Marsh in Naples shares part of its name with a beachside condominium in another part of town, with an island and with the villages of the planned community around it. None of those places supplies a record to this page, and each one is set apart below so a search result can be checked.
The St. Croix Club of Naples
The St. Croix Club of Naples on Gulf Shore Boulevard North, the island of St. Croix and the Foundation of Pelican Marsh's own villages are different places, so none of their sales, listings or records sit in any figure for St. Croix at Pelican Marsh on this page.
That building has its own county condominium number, its own street and its own ZIP code. A deed or listing filed under it never reaches a table here, because every county record on this page is tied to Saint Croix Lane in ZIP 34109.
The island of St. Croix
The island shares only the name. No sale, listing, tax line or flood check from it is used anywhere on this page.
The Foundation of Pelican Marsh villages
St. Croix at Pelican Marsh sits inside the Pelican Marsh PUD, yet it is not one of the Foundation's neighborhoods, so no village of the Foundation is counted in its figures. The Pelican Marsh page covers the Foundation's own villages; St. Croix is not a Foundation village and carries none of the Foundation's costs or clubs.
The MLS development name
The same export also lists St. Croix Club rows on Gulf Shore Boulevard North under a different development name, and none of them is counted here.
The search box for this page is drawn around the Saint Croix Lane buildings, not the name alone, so check the street and ZIP code on any listing sheet.
How do you buy a condo in St. Croix at Pelican Marsh, step by step?
Buying a condo in St. Croix at Pelican Marsh, Naples, takes five steps: choose one of the four floor plans, read the tax bill and the flood map for that building, collect the association's documents, then inspect, insure and finance before you close. Each step below names the record a buyer reads and who issues it.
Step 1: pick the floor plan
The county roll files four plans by county heated area: 667, 913, 942 and 1,196 square feet. Listing sheets give MLS living area instead, which can read larger than the county figure on the same plan, so ask which measure a sheet uses before comparing two units.
The 942 square foot plan has the deepest county record in the latest window: the county recorded 8 sales on that plan at a $246,500 median in the 12 months to August 31, 2026. The other three plans have too few sales in that window for a prose median; their figures sit in the plan tables above.
Step 2: read the tax bill and the flood map
Pull the unit's latest tax bill from the Collier County Tax Collector. A new owner's bill is figured from the new assessed value, not the seller's.
Next, confirm the non-ad valorem lines on the unit's tax bill. The 2026 roll printed none for St. Croix, but the bill is the record that counts for the unit you are buying.
Then look up the unit's building on the FEMA map. Zones can differ by building; get the lender's determination for the unit's building, because only that determination sets whether flood insurance is required for the loan.
Step 3: get the association documents
Ask the seller for the resale package from St. Croix at Pelican Marsh Condominium Association, Inc.: the Declaration recorded April 15, 2005, the bylaws, the current Rules, the association's own Rental Guidelines, the budget, the latest financial report, the reserve study and the building inspection reports.
Under s. 718.503, the contract for a resale either acknowledges that you had those documents more than 7 days before signing, not counting weekends and legal holidays, or lets you cancel in writing within 7 such days after signing and receipt. Ask for the estoppel certificate and any adopted special assessment early, so the figures owed on the unit are known before the inspection period ends.
Step 4: inspect, insure and finance
Hire a licensed inspector for the unit itself: electrical panel, plumbing, water heater, air handler, windows and doors. The association insures the buildings and the owner insures the interior and contents, so get unit owner and flood quotes once the lender's determination is in hand.
On a loan, tell your lender early that the unit is a condominium. Its review of the project reads the budget, reserves, insurance and building reports and can take longer than the appraisal, so build that time into the contract.
Step 5: close
A title agent or real estate attorney searches the title, collects the estoppel figures, prorates the year's taxes and prepares the settlement statement. Read it against the estoppel certificate and the tax bill. The 7-day review right under the resale statute ends at closing, so finish reading the documents first.

How many bedrooms do St. Croix at Pelican Marsh condos have?

The county roll records heated area, not bedrooms, so the count comes from listings.
When was St. Croix at Pelican Marsh built?
The 2026 county roll gives 1999 as the year built for every unit in St. Croix at Pelican Marsh, and the condominium was declared on April 15, 2005, the date on the Declaration the association posts. No public record we read names the developer, so this page leaves that field blank rather than guess.
Who manages St. Croix at Pelican Marsh?
St. Croix at Pelican Marsh Condominium Association, Inc. governs the condominium, and its own Property Management page names Sandcastle Community Management as the manager. Resale packages, estoppel requests and clubhouse forms run through the association and its manager, so a buyer's agent asks there for the documents a contract needs before the review window starts.
What are the condo fees at St. Croix at Pelican Marsh?
St. Croix at Pelican Marsh fees are not published by the association (checked November 3, 2026). The only fee figures on this page are what listing agents typed into the MLS, shown in the fee table in the costs section above with its date, so confirm the current amount with the association before you make an offer.
Can you rent out a St. Croix at Pelican Marsh condo?
Yes, within limits. The association's own Rental Guidelines for St. Croix at Pelican Marsh, dated April 28, 2023, allow at most four leases a year on a unit, none shorter than 30 days, and every tenant needs association approval before moving in. The Guidelines also set an application fee, and county registration rules can apply.
Can renters have pets at St. Croix at Pelican Marsh?
No. The association's rental rules for St. Croix at Pelican Marsh, dated April 28, 2023, do not allow renters to keep pets. Owner pet terms are a separate question that the association's Rules answer, so an owner who plans to keep a pet reads those Rules and any later amendment in the resale package before signing.
Where are the owner rules for St. Croix at Pelican Marsh?
For St. Croix at Pelican Marsh, read the Rules and Regulations dated December 18, 2024 on the association's site, beside the Declaration recorded April 15, 2005. Those papers set owner pet terms, parking, use of the common grounds and every other house rule, and the resale package should carry any amendment adopted after that date.
Does St. Croix at Pelican Marsh have a clubhouse?
Yes. St. Croix at Pelican Marsh has a clubhouse at 4600 Saint Croix Lane, named on the association's reservation form dated April 24, 2023, which caps an event there at 30 people. Any other on-site amenity is not published by the association (checked November 3, 2026), so ask the manager what the common grounds hold.
Is St. Croix at Pelican Marsh part of the Pelican Marsh Foundation?
No. St. Croix at Pelican Marsh sits inside the Pelican Marsh PUD, but it is not one of the Pelican Marsh Foundation's neighborhoods. The Foundation's dues, its resale capital assessment, its golf club and its amenities are not part of owning a St. Croix unit, so a buyer budgets only for the condominium itself.
Do St. Croix at Pelican Marsh owners pay the Pelican Marsh CDD?
The 2026 Collier County roll, bundle of October 27, 2026, gives every St. Croix at Pelican Marsh unit a $0.00 non-ad valorem total, while 999 other Pelican Marsh parcels carry $2,148.57. This page prints that roll fact only, so a buyer confirms the non-ad valorem lines on the unit's own tax bill.
What are property taxes at St. Croix at Pelican Marsh?
Every St. Croix at Pelican Marsh unit sits in millage area 47, taxed at 9.3696 mills for 2026, a total that includes the North Collier Fire Control and Rescue District's 1.0000 mills. The median 2026 county roll tax on the units was $1,869.63, and a buyer's bill is figured again from the purchase.

Has St. Croix at Pelican Marsh had its milestone inspection?
Collier County's milestone map lists all 15 St. Croix at Pelican Marsh buildings as "Milestone Completed", with the next cycle in 2035 (checked October 2026). Florida's milestone and reserve study laws reach condominium buildings of three or more habitable stories, so a buyer reads each building's reports and the association's reserve study status in the resale documents.
How long does a St. Croix at Pelican Marsh buyer have to review the condo documents?
On a St. Croix at Pelican Marsh resale, s. 718.503 gives the buyer 7 days, not counting weekends and legal holidays. Either the contract acknowledges that the documents arrived more than 7 such days before signing, or the buyer may cancel in writing within 7 such days after signing and receipt. That right ends at closing.
What does an estoppel certificate cost at St. Croix at Pelican Marsh?
No St. Croix at Pelican Marsh estoppel fee is published, so the statute sets the ceiling. Under s. 718.116, the association issues the certificate within 10 business days of a written request, for a fee the statute caps, with set additions for an expedited request or a delinquent account; DBPR adjusts those caps by CPI every five years.
Can you get a conventional loan on a St. Croix at Pelican Marsh condo?
A conventional loan on a St. Croix at Pelican Marsh condo turns on the lender's review of the condominium project, which reads the budget, reserves, insurance and building reports. This page makes no claim about how that review ends. The financing section above carries the dated agency rule changes, so ask your lender early in the contract.
