Key takeaways for condo buyers in Positano Place, Naples
Positano Place has two layers of association: every owner belongs to the Positano Place at Naples Master Association, and each unit also sits in one of four condominium associations, Positano Place I, II, III or IV. A buyer reads the rules, the fee sheet and the reserve study of the one condominium that holds the unit.
In the 12 months to August 31, 2026, Collier County recorded 10 qualified sales in Positano Place at a $235,000 median, from $210,000 to $285,000, across four condominiums and five floor plans. The 330 units behind that figure are residences only, and every number below names its record set and its window.
What the county recorded
Collier County deeds lead every price on this page. The county set covers qualified deeds through August 31, 2026, and each of the 10 deeds from the latest 12 months has its own row in the sales section, with the month it was recorded, its price, its condominium, its floor plan by county recorded size and its roll year built. Every sale in each window was a resale.
What the MLS export showed
The Southwest Florida MLS is the second set, kept apart from the deeds. In the October 29, 2026 export, 16 Positano Place condos closed in the year to that date at a $242,000 MLS median, while 8 were listed as active and 1 was pending. Listing agents enter those rows, so they are supporting data.
Four condominiums inside one gate
One gate opens onto four separate condominiums. Positano Place I, II and III hold 88 units each and Positano Place IV holds 66, spread over 15 buildings with 22 units in each building, per the association. Each condominium has its own county number, its own declaration and its own fee sheet.
Not a Positano Lane street in ZIP 34110
A street in ZIP 34110 and several Positano-named condominiums outside Collier County share part of the name and nothing else. None of their deeds, listings or fees enters a count here. The section on confused names, further down, sets out how the four county condominium names and the one MLS development name line up.
Two layers of association
The master association covers the shared grounds and amenities inside the gate. Each condominium association holds its own buildings, its own budget and its own approvals. A buyer files the purchase application with the condominium that holds the unit, and the governance section explains who votes on what and where the records sit.
Fees are published by floor plan
Each condominium posts a 2026 FAQ sheet, dated as of January 1, 2026, with one quarterly figure for every floor plan that combines the master and condominium shares. Those quarterly figures run from $1,523 for a Verona in Positano Place I to $2,462 for a Monaco in Positano Place III. The fees section prints every plan for every condominium.
A 36-month lease hold for new owners
A master Declaration amendment, recorded July 28, 2022, bars a new owner from leasing the unit for 36 months after taking title. After that hold, each condominium allows at most three leases a year, each lasting at least 30 days, and the association approves every lease. The leasing section covers guests, pets and vehicles too.
Taxes in one line
Every Positano Place unit sits in millage area 104, taxed at 9.3696 mills for 2026. The median 2026 total tax on the county roll is $2,066.31 for a residence here. No community development district shows up among the 2026 taxing authorities, and the tax section works two examples, each labelled an illustration, not a bill.
Flood is read address by address
Flood zone can vary by building; check the exact address. The one FEMA point checked for this guide, 12960 Positano Cir, came back as Zone X on panel 12021C0403J on October 21, 2026, and that reading belongs to that address alone. The flood section adds the evacuation lookup and the insurance layout.
What this page leaves out
A master-only assessment, the master budget, transfer and capital contribution amounts, estoppel fee amounts and each building's milestone status are not published (checked November 3, 2026). Neighbor communities, the 122 garage and parking units and every MLS fee field stay out of the counts. For a question this guide cannot answer, contact the team.
What condos are for sale in Positano Place, Naples right now?
Positano Place listings in Naples load live in the five searches below, all set to the single MLS label Positano Place inside a map box drawn around the four condominiums in ZIP 34105. The counts printed nearby come from the October 29, 2026 export and carry that date, while the searches themselves refresh with the MLS.
Search every listing in Positano Place
This search returns every Positano Place unit listed for sale under the label, across all four condominiums and all five floor plans. A listing has to carry the label and sit inside the box to appear, which keeps out rows from other streets that share part of the name. For the wider Naples market, browse all properties.
Positano Place condominium listings
This search keeps to units the MLS classes as condominiums. Every residence in Positano Place is a condominium unit, so this list and the full search usually line up, and any gap between them points to a listing entered with an unusual property type. Open the listing and check its condominium before comparing fee sheets.
Listings in Positano Place by price
The split divides the market here into two price bands. The two searches between them cover every Positano Place listing. A Verona plan and a Monaco plan can land in the same band, so read the floor plan and the condominium on each listing before reading its price.
New listings in Positano Place
This search shows only units that came on the market in the last 30 days. Save a search on any of these lists to get new listings by email, and a Domain Realty Group agent can pull the condominium's FAQ sheet for any unit that appears. Each new listing names its condominium, which sets its quarterly figure.
What the October 29, 2026 export held
The Southwest Florida MLS, as entered by listing agents, export of October 29, 2026 is the snapshot every count in this section comes from. The same export held 8 active Positano Place listings and 1 pending. Those counts change with every new listing and every closing, so the live searches above are the current list, and the export is a dated record of one day.
Listings filed under another development name
All 25 rows from the export that join a Positano Place residence on the 2026 county roll carry the development name Positano Place, and no joined row carries a different one. Positano-named rows from ZIP 34110 did not join the county set and were left out. That join, made by street address, is why the IDX label and the map box stay narrow.
What is Positano Place in Naples, FL, and where is it?
Positano Place in Naples, FL is a gated condominium community on Livingston Road, just south of Pine Ridge Road, in unincorporated Collier County. Its 330 units sit in 15 buildings set around two lakes with lighted fountains, and the on-site association office sits inside the gate.
Where Positano Place sits in Naples
Positano Place sits just south of Pine Ridge Road, the road that carries traffic to the I-75 interchange at exit 107 and to the shops and medical offices along it. Neighboring communities border the grounds, and none of them shares the gate. The Naples area guide covers the city as a whole.
Unincorporated Collier County
The 2026 county roll lists Positano Place outside any city limits, so Collier County is the local government here. Every unit falls in one millage area, and North Collier Fire Control appears as a line on every tax bill. The Naples name on the address does not change that jurisdiction.
What the aerial shows
The aerial photo at the top of this guide shows the condominium buildings set around the two fountain lakes in the middle of the frame, with the pool near the west lake and the entry road at the left edge. Homes at the top and bottom edges belong to neighboring properties. The image comes from USDA NAIP via USGS The National Map, and its capture date is not confirmed.
The entrance on Livingston Road
The gate opens from Livingston Road onto Positano Circle, the street that serves the 15 buildings. The clubhouse, the pool and the two lakes all sit inside that gate, and the association sets the rules for parking, which the parking section covers.
One ZIP code, 34105
All four condominiums share ZIP 34105. That matters for searches: a listing outside ZIP 34105 that carries a similar name is a different place. The IDX label, the map box and the county join on this page all point at 34105, and the county roll places every one of the 330 residences in that ZIP.
Neighbors that are separate communities
The 2026 roll places Positano Place in unincorporated Collier County, ZIP 34105, with its entrance on Livingston Road, and nearby Bridgewater Bay and Arbor Trace are separate communities whose sales are not counted here. Each has its own association and its own records. For the community north of Pine Ridge Road, read Bridgewater Bay, and browse Naples communities for the rest.
What have condos in Positano Place, Naples sold for?
Positano Place condos in Naples are measured here by Collier County deeds first. In the 12 months to August 31, 2026, Collier County recorded 10 qualified sales in Positano Place at a $235,000 median, from $210,000 to $285,000, across four condominiums and five floor plans.
Four condominiums, one community median
That median spans every plan, from the Verona with 1 bedroom to the Monaco with 3 bedrooms. A single median for 330 units of different sizes says where the middle sale landed, not what any one plan is worth.
The 12 months to August 31, 2026
The 10 qualified deeds in that window came from every condominium: two from Positano Place I, three from Positano Place II, two from Positano Place III and three from Positano Place IV. Four were Verona plans, two Tuscany, two Riviera and two Monaco, and no Pompeii plan sold in the window. The deed table below lists each one.
The prior 12 months and the 60-month window
In the prior 12 months, September 1, 2024 to August 31, 2025, the county recorded 6 qualified Positano Place sales at a $282,000 median, from $228,000 to $312,500, and the two windows sit side by side on this page. Over 60 months, September 2021 to August 2026, the county recorded 55 qualified Positano Place sales at a $279,000 median, a window that spans several market years. Each window stands on its own deeds.
Why no condominium median prints in prose
No condominium and no floor plan reaches 6 qualified sales in the latest 12 months, so a median for any one of them would rest on too few deeds to quote in a sentence. Those figures print in the tables only, with the count beside every one. Where a cell holds one or two sales, the table lists the prices instead of a median.
County sales by calendar year
Each cell gives the count of qualified county deeds, the median and the range for that calendar year. The 2026 row runs only to August 31, 2026.
| Year (County) | Positano Place I | Positano Place II | Positano Place III | Positano Place IV | All four condominiums |

Read each row on its own. A calendar year with few deeds can hold a single plan type, so a cell reflects the units that happened to sell that year.
County sales by September to August period
These periods follow the same September to August windows the headline uses, so the last row is the latest 12 months.

Every period counts qualified resale deeds of residences only. Garage and parking unit deeds never enter these cells.
Every recorded Positano Place sale in the 12 months to August 31, 2026
Each row is one qualified county deed. The floor plan comes from the unit's county recorded size matched to the association's plan sizes (inferred), and the year is the roll year built for the unit's building.
| Recorded (County deed) | Price | Condominium | Floor plan (county size match) | Roll year built |
|---|---|---|---|---|
| County deed, September 2025 | $230,000 | Positano Place I | Verona | 2005 |
| County deed, November 2025 | $235,000 | Positano Place II | Verona | 2006 |

| County deed, May 2026 | $250,000 | Positano Place III | Tuscany | 2006 |
| County deed, July 2026 | $249,000 | Positano Place II | Riviera | 2005 |
The month shown is the recording month on the county deed, which can trail the contract date. Unit numbers never print here.
What does the MLS show about condos in Positano Place, Naples?
Positano Place condos in Naples also appear in the MLS, the second set here. The Southwest Florida MLS, as entered by listing agents, export of October 29, 2026 shows 16 Positano Place condos sold in the year to that date at a $242,000 MLS median, with 62 median days on market.
Two record sets that never merge
This page uses two record sets, Collier County deeds to August 31, 2026 and the Southwest Florida MLS export of October 29, 2026, with different windows, and the two are never added together. The deed window ends August 31, 2026; the MLS sold window ends October 29, 2026. A closing can sit in one set and not yet in the other, so each set keeps its own count.
MLS closings in the October 29, 2026 export
We tracked the October 29, 2026 export row by row, joining each Positano Place listing to a residence on the 2026 county roll by street address before counting it. That join found 25 rows: 16 sold in the year to the export date, 8 active and 1 pending. Every row in that set carries the development name Positano Place.
MLS by condominium
Sold counts, medians and days on market come from the October 29, 2026 export, sold window October 29, 2025 to October 29, 2026. Each condominium comes from the county roll join, not from the listing agent's entry.
| Group (MLS) | Sold | Median sold | Median days on market (sold) | Active | Pending |
|---|---|---|---|---|---|
| MLS all four condominiums | 16 | $242,000 | 62 | 8 | 1 |
| MLS Positano Place I | 3 | $265,000 | 27 | 3 | 0 |
| MLS Positano Place II | 4 | $242,000 | 92 | 2 | 0 |
| MLS Positano Place III | 6 | $242,500 | 57 | 2 | 0 |
| MLS Positano Place IV | 3 | $235,000 | 62 | 1 | 1 |
With three to six closings per condominium, each median here rests on a short list, so it belongs in this table and not in a sentence.
Days on market and the last list price
Data updated: October 2026. The 62 median days on market in the October 29, 2026 export are the days the MLS recorded on the 16 closings, as listing agents entered them. On those MLS closings, the median sale price was 95.0 percent of the last list price. The last list price is the one carried on the sold row, so an earlier asking price the agent replaced does not enter that figure.
Bedrooms in the listings
Across all 25 joined rows in the October 29, 2026 export, any status, listing agents entered 13 as 2 bedrooms, 7 as 1 bedroom, 3 as 3 bedrooms and 2 as 1 bedroom plus den. Those entries line up with the plan sheet: the den rows are Pompeii plans with a solarium, and the 3 bedroom rows are Monaco plans. Bedroom counts are the MLS field as entered.
Fields the export does not carry
The October 29, 2026 export has no column for floor level, garage, parking, pets, minimum lease length or leases per year. Those facts are missing from the MLS here, never zero, and they come from the association's documents instead.
How is Positano Place in Naples divided into four condominiums?
Positano Place in Naples is split into four condominiums on the county roll: Positano Place I, II and III with 88 units each and Positano Place IV with 66, for 330 residences in 15 buildings. Each condominium has its own county number, its own declaration and its own association under the one master association.
The county set
The 2026 county roll holds 452 Positano Place parcels: 330 residences and 122 separately recorded garage and parking units, and the garage units are never counted as homes. Every count, median and tax figure on this page uses the 330 residences. The roll read for this guide is the 2026 bundle of October 27, 2026.
Four condominium numbers on the roll
The county gives each condominium its own number, and that number is how the deeds and the roll rows were sorted into the four groups below.
| Condominium (County roll) | County condominium number | Residences | Buildings | Garage and parking units | Roll year built |
|---|---|---|---|---|---|
| Positano Place I | 572000 | 88 | 4 | 31 | 2005 |
| Positano Place II | 572010 | 88 | 4 | 32 | 2005 to 2006 |
| Positano Place III | 572020 | 88 | 4 | 32 | 2006 |
| Positano Place IV | 572030 | 66 | 3 | 27 | 2006 |
The county names for the four are Positano Place At Naples I through IV, and the MLS uses the one development name Positano Place for all of them.
Garage and parking units on the roll
The 122 garage and parking units are separately recorded condominium parcels with their own deeds. They sit on the roll beside the residences, 31 in Positano Place I, 32 in Positano Place II, 32 in Positano Place III and 27 in Positano Place IV, and they carry their own quarterly assessment by garage group. Their deeds never enter a residence price, count or median here.
Buildings by condominium
Positano Place I, II and III each hold 4 buildings and Positano Place IV holds 3, for 15 in all. The roll dates Positano Place I to 2005, Positano Place II to 2005 to 2006, and Positano Place III and IV to 2006, median 2006 across the community. The building section covers stairs, elevators and the 2026 window and door permits, and a Domain Realty Group agent can walk any building with you.
What floor plans and sizes do Positano Place condos in Naples have?
Positano Place condos in Naples come in five floor plans that the association publishes, from a one-bedroom Verona to a three-bedroom Monaco, and the county roll matches all but two residences to one of those sizes. The association plan size, the county recorded size and the MLS living area are three separate measures, named each time below.
The five published floor plans
The association publishes five floor plans: Verona, 1 bedroom and 1 bath in 785 square feet; Pompeii, 1 bedroom with a solarium in 899; Tuscany, 2 bedrooms and 2 baths in 1,067; Riviera, 2 bedrooms with a solarium in 1,181; and Monaco, 3 bedrooms and 2 baths in 1,239.
Those figures are the association plan size for the interior. Three plans add a screened lanai: 90 square feet on the Verona and 88 on the Tuscany and the Monaco, per the plan sheet. The Pompeii and the Riviera trade the lanai for an enclosed solarium. Tuscany, Riviera and Monaco are split plans, and the association posts a drawing for each of the five.
County sales by floor plan
Matched by county recorded size, the 330 units hold 57 Verona, 30 Pompeii, 145 Tuscany, 29 Riviera and 67 Monaco plans, and 2 Positano Place I units recorded at 1,037 square feet match no published plan.
Each row joins a residence to a plan only where its county recorded size equals the association plan size (inferred match). No plan reaches six qualified county sales in the 12 months to August 31, 2026, so a plan with two sales lists the prices, and the 60-month columns cover September 2021 to August 2026.
| Floor plan (County size match) | Plan size, square feet | Bedrooms and baths (association) | Units | T12 sales | T12 | 60-month sales | 60-month median |
|---|---|---|---|---|---|---|---|
| County Verona | 785 | 1 bedroom, 1 bath | 57 | 4 | $227,500 | 20 | $267,000 |
| County Pompeii | 899 | 1 bedroom with solarium, 1 bath | 30 | 0 | n/a | 9 | $270,000 |
| County Tuscany | 1,067 | 2 bedrooms, 2 baths | 145 | 2 | listed: $235,000, $250,000 | 13 | $315,000 |
| County Riviera | 1,181 | 2 bedrooms with solarium, 2 baths | 29 | 2 | listed: $285,000, $249,000 | 4 | $302,500 |
| County Monaco | 1,239 | 3 bedrooms, 2 baths | 67 | 2 | listed: $210,000, $255,000 | 9 | $340,000 |
Two units that match no published plan
The two residences recorded at 1,037 square feet both sit in Positano Place I, one on floor 2 and one on floor 3 by their unit numbers (inferred). No published plan carries that size, and this page assigns them none. The roll records no qualified sale of either in the 60 months to August 31, 2026.
MLS rows by bedrooms
The October 29, 2026 export joined 25 MLS rows to the county residences, each carrying the development name Positano Place: 7 with 1 bedroom, 2 with 1 bedroom plus a den, 13 with 2 bedrooms and 3 with 3 bedrooms.
| Bedrooms (MLS) | MLS rows | Sold | Median sold | Active |
|---|---|---|---|---|
| MLS 1 bedroom | 7 | 4 | $220,500 | 2 |
| MLS 1 bedroom plus den | 2 | 0 | none | 2 |
| MLS 2 bedrooms | 13 | 10 | $257,500 | 3 |
| MLS 3 bedrooms | 3 | 2 | listed: $210,000, $255,000 | 1 |
Both plus-den rows join Pompeii units on the roll, so the solarium shows up as a den there, while the three Riviera rows were entered as 2 bedrooms with no den. The 16 closings in the export carry a $242,000 MLS median, in a sold window from October 29, 2025 to October 29, 2026.
Why the MLS living area is a different measure
The MLS living area is the figure a listing agent types in, and it does not always agree with the county recorded size. On the joined rows, the Verona, Riviera and Monaco entries match the plan sizes. One Pompeii row lists 889 square feet against the plan's 899, and one Tuscany row lists 1,061 against 1,067. The median MLS living area across the joined rows is 1,067 square feet. Where a listing and the plan sheet differ, this page counts the county recorded size.
Floors and unit numbers
Every building has three residential floors, and the first digit of each unit number gives its floor. The counts below are inferred from unit numbers, not from a county floor field.
| Floor (inferred from unit number) | Units | Verona | Pompeii | Tuscany | Riviera | Monaco | Other recorded size |
|---|---|---|---|---|---|---|---|
| Floor 1 | 90 | 19 | 0 | 49 | 0 | 22 | 0 |
| Floor 2 | 120 | 19 | 15 | 48 | 15 | 22 | 1 |
| Floor 3 | 120 | 19 | 15 | 48 | 14 | 23 | 1 |
On that reading, the two solarium plans sit only on floors 2 and 3.

They differ in plan mix, roll year built, garage count and the quarterly figure on each one's own 2026 FAQ sheet, as of January 1, 2026.
Positano Place I: 88 condos in 4 buildings, built 2005
Positano Place I holds 88 residences in four buildings of 22 units each, and the county roll dates every one to 2005. By county recorded size, it holds 12 Verona, 8 Pompeii, 34 Tuscany, 7 Riviera and 25 Monaco units, plus the 2 units at 1,037 square feet that match no published plan. Its 2026 FAQ sheet lists quarterly assessments from $1,523 for a Verona to $2,405 for a Monaco, master and condominium shares combined. Its Declaration is the one posted with recording data, January 12, 2006, and 2026 window and door permits are posted for all four of its buildings.
Positano Place II: 88 condos in 4 buildings, built 2005 to 2006
Positano Place II holds 88 residences in four buildings, and the roll splits its year built evenly: 44 units dated 2005 and 44 dated 2006. By county recorded size, it holds 12 Verona, 8 Pompeii, 48 Tuscany, 8 Riviera and 12 Monaco units. Its 2026 FAQ sheet lists quarterly assessments from $1,530 for a Verona to $2,414 for a Monaco, master and condominium shares combined. Like Positano Place I, it has 2026 window and door permits posted for all four of its buildings, one permit for each floor.
Positano Place III: 88 condos in 4 buildings, built 2006
Positano Place III holds 88 residences in four buildings, all dated 2006 on the county roll. By county recorded size, it holds 24 Verona, 8 Pompeii, 36 Tuscany, 8 Riviera and 12 Monaco units. Its 2026 FAQ sheet carries the highest figures of the four sheets, from $1,560 a quarter for a Verona to $2,462 for a Monaco, master and condominium shares combined. The association has posted 2026 window and door permits for one of its four buildings, three permits in all, one per floor.
Positano Place IV: 66 condos in 3 buildings, built 2006
Positano Place IV holds 66 residences in three buildings, all dated 2006 on the county roll, the smallest of the four. By county recorded size, it holds 9 Verona, 6 Pompeii, 27 Tuscany, 6 Riviera and 18 Monaco units. Its 2026 FAQ sheet lists quarterly assessments from $1,524 for a Verona to $2,406 for a Monaco. No 2026 window or door permit is posted for its buildings as of November 3, 2026, so a buyer asks the condominium what is planned for its openings.
County sales by condominium
In the 12 months to August 31, 2026, the county recorded 10 qualified sales across the four condominiums at a $235,000 median. No condominium reaches six sales in that window, so each row gives its count with a small-sample median or the individual prices.
| Condominium (County) | County number | Units | Roll year built | T12 sales | T12 | Prior 12 sales | Prior 12 | 60-month sales | 60-month median |

How old are the Positano Place buildings in Naples, and what should a buyer check?
Positano Place in Naples was built in 2005 and 2006: the county roll dates its residences to those two years, and the association's own letter puts construction in 2005 with occupancy in 2006. A buyer reads the fire letter, the 2026 window and door permits, the posted wind mitigation forms and the condominium's documents before an offer.
Built in 2005 and 2006
The county roll dates the Positano Place buildings from 2005 to 2006, median 2006, and the association's fire sprinkler letter of June 11, 2026 says the community was constructed in 2005 with its certificate of occupancy issued in 2006.
By condominium, the roll year built is 2005 for Positano Place I, 2005 to 2006 for Positano Place II, and 2006 for Positano Place III and IV. No residence carries a year built after 2006, and the association's home page describes the community as built out in 2006.
The developer and the recorded declarations
The recorded Declaration of Condominium for Positano Place I, recorded January 12, 2006, names Cypress Naples, Ltd. as the developer.
The master Declaration of Covenants, Easements and Restrictions was recorded the same day. The declarations for Positano Place II, III and IV are posted on the association's website as large scans; their recording data was not read for this page. The association also lists amendments by title and date, among them a master parking amendment of September 7, 2007, pet amendments for each condominium on March 21, 2011, leasing amendments in May 2015 and master leasing amendments in 2021 and July 2022.
Three floors, stairs and an elevator
Every Positano Place building holds 22 units on three residential floors, with two staircases and one elevator, per the association.
Corridors are interior, and the five single-car garages in each residential building open onto the corridor and the elevator. The association describes the residences in each building as predominantly two-bedroom.
Fire sprinklers and alarms
The association's letter of June 11, 2026 says fire sprinklers were installed in every residential unit at construction, with a head in every room, closets and the laundry included. Sprinklers are inspected quarterly and the fire alarm annually, and the letter says the annual inspections of both were completed in June 2026. Each bedroom has an alarm horn, each corridor has horns and strobes, and the system is monitored with automatic dispatch of the North Naples fire service. The letter also describes a fire-rated concrete floor above the floor 3 units, with roof trusses above it.
Window and door permits posted in 2026
The association has posted Collier County "Doors/Windows Only" permits issued in 2026 for three of the four condominiums: 12 for Positano Place I and 12 for Positano Place II (all four buildings in each, every floor) and 3 for Positano Place III (one building). None is posted for Positano Place IV. The one permit read in full, issued May 8, 2026, covers window and sliding glass door replacement size for size on one floor of a Positano Place I building, with the condominium association as owner of record. Who pays for the window work, its cost and the schedule for the remaining buildings: not published (checked November 3, 2026).
Wind mitigation forms on the association site
The association posts a wind mitigation form for each of the 15 buildings. The one read for this page, for 12920 Positano Circle in Positano Place I, is dated November 19, 2019. At that date it records a reinforced concrete roof deck, a structural roof-to-wall connection, no secondary water resistance and opening protection marked Level X, meaning one or more glazed openings without windborne debris protection. It describes one building at one date: the 2026 permits for that condominium came later, and the other 14 forms were not read. The state form is valid for up to five years, so ask which inspection is on file.
What a buyer reads before an offer
Before an offer, a buyer gathers the unit's condominium documents: the declaration and amendments, the condominium's 2026 FAQ sheet and its 2025 structural integrity reserve study, all posted by the association, plus the bylaws, the rules and the current budget, which come from the seller because no budget is posted on the association's public site (checked November 3, 2026). Add the 2026 fire letter, any window permit for the building, the building's wind mitigation form and the condominium's milestone inspection status, which is not published (checked November 3, 2026). Domain Realty Group gathers these for a buyer through the Domain Realty Group contact form.
What amenities are inside the gate at Positano Place in Naples?
Positano Place in Naples keeps its shared amenities inside one gate: a heated pool and spa, a clubhouse, a fitness center, two lakes with lighted fountains and a natural preserve, plus a bocce court and a car care area. The association office for all four condominiums is at 12910 Positano Circle.
The heated pool and spa
The association lists a heated 61,000-gallon pool with a spa, a 6,800 square foot clubhouse, a fitness center, two 1.5-acre lakes with lighted fountains and a natural preserve, all inside the gate.
The pool sits near the west lake, and the spa sits in a gazebo area beside it. Use rules are in the posted amenities and hours sheet and the community rules, and the Positano Place I pet rule of 2011 keeps pets out of the pool area.
The clubhouse
The clubhouse is 6,800 square feet, per the association, with a community room under a 36-foot multi-elevation ceiling. It holds a media room, a game room with billiards and shuffleboard, an internet cafe, a business center and a screened lanai, with an outdoor kitchenette and sports bar. Owners book it through a reservation request form the association posts; current terms are on the 2026 amenities and hours sheet, revised May 5, 2026.
Fitness center
The fitness center has a weight room, treadmills, recumbent bicycles and other cardio and strength equipment, per the association. Its daily hours are in the table below.
Two lakes with lighted fountains
Two lakes of 1.5 acres each lie at the center of the community in a figure-eight layout, each with a lighted fountain, per the association. The buildings are set around them, and the aerial at the top of this page shows both.
The natural preserve
The association says the community was designed around a natural preserve inside the gate. It publishes no acreage for the preserve, so none prints here.
Hours as the association publishes them
These hours are as published by the association, checked November 3, 2026, and may be revised.
| Amenity | Hours (association) |
|---|---|
| Pool and spa | Daily, 8:00 AM to dusk |
| Fitness center | Daily, 5:00 AM to 10:00 PM |
| Clubhouse | Monday to Thursday 8:30 AM to 5 PM; Friday 8:30 AM to 10 PM; Saturday and Sunday 1 PM to 10 PM |
| Association office | Monday to Friday, 8:30 AM to 5 PM |
What is not inside the gate
Positano Place has no golf course; other Naples communities are listed on the Naples communities index. The beaches are reached by road, and the route table further down gives those distances.
How do garages and parking work at Positano Place in Naples?
Positano Place in Naples gives each unit one assigned uncovered parking space, with visitor parking throughout, and sells garages separately: some sit inside the residential buildings and others in detached garage buildings. On the county roll every garage is its own condominium parcel with its own deed, and none is counted as a home.
Single-car garages in each building
The association says each residential building has five single-car garages sold separately, and the 2026 roll records 122 garage and parking condominium units in all.
These interior garages are offered at an additional price, per the association. On the county roll they form one garage group of 75 units, five for each of the 15 residential buildings. A garage transfers only with its own deed, so a buyer checks the contract and title work for both parcels.
Detached garage buildings
The other garages sit in detached garage buildings. On the county roll they form a second garage group of 47 units, nearly all single bays, with one record that covers two bays. Each is a condominium unit of Positano Place I, II, III or IV. The association notes that garage and storage units are available with some condominiums.
Garage units on the county roll
The 2026 roll records 31 garage and parking units in Positano Place I, 32 in Positano Place II, 32 in Positano Place III and 27 in Positano Place IV. It records no qualified garage deed in the 12 months to August 31, 2026, and 3 over the 60 months to that date, at a $26,000 median; those deeds never enter a residence figure. Garage assessments are covered in the assessments section further down.
Assigned spaces and visitor passes
Each unit has one assigned uncovered space, per the association, with visitor parking throughout. The purchase application, revision of August 12, 2025, says the buyer receives two visitor parking permits and a gate key fob at closing. Overnight visitor passes are valid for no more than five consecutive nights on the same vehicle.
Parking permits and towing
The purchase application says resident parking permits must be obtained from management before a vehicle enters the property, and a vehicle without its tag may be immobilized or towed at the owner's expense. The master association recorded a parking amendment in 2007 and adopted a parking resolution in 2011; only their titles and dates were read, so a buyer reads both in the resale documents. A Domain Realty Group agent can check a specific vehicle question before applying.

Who governs Positano Place in Naples: one master and four condominium associations?
Positano Place in Naples is governed in two tiers. Every owner belongs to the Positano Place at Naples Master Association, and each unit also sits in one of four condominium associations that sets its quarterly figure, approves its sale and lease, insures its buildings and posts its own reserve study and FAQ sheet.
The master association
Membership in the master association is mandatory for every unit owner, and owners choose a voting member representative under the master bylaws. The master share of each owner's assessment is folded into the condominium's quarterly figure, and a master-only amount is not published (checked November 3, 2026).
Four condominium associations
The four are Positano Place I, Positano Place II, Positano Place III and Positano Place IV. The 2025 reserve studies list 88 units each in the first three and 66 in the fourth, which matches the association's own total of 330 units. Each keeps its own Declaration of Condominium, 2026 FAQ sheet and 2025 reserve study, so the documents for a sale come from the condominium that holds the unit.
Votes and meetings
Each condominium association gives one vote per unit, the master Declaration was recorded January 12, 2006, and resales and owner records run through Sandcastle, the company named on the association's sales sheet.
The 2022 leasing amendment was approved at a members' meeting held July 12, 2022 by at least two thirds of the master membership. A calendar of upcoming board and members' meetings was not among the documents read for this page. Information not available at time of publishing (checked 2026-11-03).
Who handles resales and records
The sales-process sheet sends resale requests, estoppel help and owner records through Sandcastle (sandcastlecm.com), and it routes estoppel orders through Community Archives only. The on-site management office receives purchase applications and issues resident parking permits, and the two visitor passes and the gate fob are handed over at closing.
What the master Declaration covers
The master Declaration holds the rules that reach every condominium at once. Its Section 8.20(E), as amended in 2022, sets the 36-month lease hold for new owners, and its Section 8.21 covers anyone who stays overnight more than 30 days in a year. A 2007 master parking amendment is posted but was not read for this page.
What each condominium handles
Each condominium association sets the quarterly assessment for its own floor plans, receives the purchase application and its fee, approves each lease, and carries the master insurance on its own buildings. Its FAQ sheet points to Declaration section 17.8 and Rules and Regulations sections 40 and 41 for leasing. The 2026 window and door permits list the condominium as owner of record. Talk to Domain Realty Group agents about which condominium holds a unit before you compare figures.
Can you rent out a condo in Positano Place, Naples, and what are the rules?
Positano Place in Naples permits leasing only after a new owner has held title for 36 months, under a master rule recorded in 2022. After that, each condominium allows no more than three leases a year, each for at least 30 days and each approved by the association before the tenant moves in.
The 36-month hold for new owners
Under the master Declaration amendment recorded July 28, 2022, a new Positano Place owner may not lease the unit until 36 months after taking title, and all four condominiums then allow no more than three leases a year, each at least 30 days and approved by the association.
The amendment text adds two details. If a buyer takes title while a lease is already in effect, the three years start after that lease ends. The association's document page also says that the association does not rent units.
Three leases a year, 30 days minimum
All four 2026 FAQ sheets state this limit, and the association posts a 2026 lease application, revised May 5, 2026.
Association approval of each lease
Each FAQ sheet says the lease must be approved by the association. The rules also require the lease to make the tenant carry liability coverage above $100,000 plus contents coverage, under Rules and Regulations section 38(e).
The rule it replaced
Before 2022, a master amendment dated June 1, 2021 set a 12-month hold. The 2022 amendment replaced it with the three-year version now in force, so an older note that mentions a one-year wait describes a rule no longer in force.
Guests staying more than 30 days
All four FAQ sheets say that guests staying over 30 days in a calendar year must pass a background check. The master Section 8.21, amended in 2022, makes any overnight occupant staying more than 30 days a year subject to approval, which can include an application, a report, an interview and a fee, and it gives the board 20 days to decide.
Pets for owners and tenants
The purchase application permits owners to keep two pets in the unit, and the Positano Place I pet rule of March 21, 2011 keeps pets out of the pool area and other common recreation areas.
That Positano Place I rule also asks that pets be leashed outside the unit, lets a lessee keep an approved pet under the bylaws, and lets the board bar breeds it deems vicious and exotic animals. Positano Place II, III and IV each post a pet amendment with the same date, but those three texts were not read for this page. The purchase application asks for vaccination records when a pet will live in the unit.
Vehicles and parking rules
Resident parking permits, visitor passes, the gate fob and the towing rule all come from the purchase application, set out in the garages and parking section above.
What does a buyer pay each quarter in Positano Place, Naples?
Positano Place in Naples owners pay one quarterly assessment that combines the master and condominium shares, set by floor plan on each condominium's 2026 FAQ sheet. The figure depends on both the plan and the condominium that holds the unit, and garage and parking units carry their own quarterly assessment on the same sheets.
Quarterly assessments by floor plan and condominium
Each condominium's 2026 FAQ sheet, as of January 1, 2026, lists one quarterly assessment by floor plan that combines the master and condominium shares, from $1,523 for a Verona in Positano Place I to $2,462 for a Monaco in Positano Place III.
We tracked each condominium's 2026 FAQ sheet side by side, plan by plan, and tied each column below to its own sheet.
| Floor plan (quarterly, FAQ sheets January 1, 2026) | Bedrooms and baths | Positano Place I | Positano Place II | Positano Place III | Positano Place IV |
|---|---|---|---|---|---|
| Verona | 1 bedroom, 1 bath | $1,523 | $1,530 | $1,560 | $1,524 |
| Pompeii | 1 bedroom with solarium, 1 bath | $1,725 | $1,732 | $1,767 | $1,726 |
| Tuscany | 2 bedrooms, 2 baths | $2,071 | $2,079 | $2,120 | $2,072 |
| Riviera | 2 bedrooms with solarium, 2 baths | $2,292 | $2,301 | $2,347 | $2,293 |
| Monaco | 3 bedrooms, 2 baths | $2,405 | $2,414 | $2,462 | $2,406 |
What the quarterly figure includes
Each sheet says the listed assessments are a total of the master and condominium assessments, payable quarterly in advance and due on the first day of each quarter. No rent or land-use fees for the recreational facilities apply in any of the four. How much of each quarterly payment goes to reserves is not published (checked November 3, 2026).
Why the four sheets differ
The four sheets differ by condominium, so the quarterly figure for a unit is the one on its own condominium's sheet, and a master-only figure is not published.
Read plan by plan, the quarterly range is Verona $1,523 to $1,560, Pompeii $1,725 to $1,767, Tuscany $2,071 to $2,120, Riviera $2,292 to $2,347 and Monaco $2,405 to $2,462. Positano Place III lists the largest figure for every plan and Positano Place I the smallest.
Garage and parking assessments
The same four sheets list quarterly garage and parking assessments of $100, $115 or $170 by garage class.
| Garage group (FAQ sheets) | Quarterly assessment |
|---|---|
| Garage group 1 | $170 |
| Garage group 2 | $100 |
| Garage group 3 | $115 |
| Garage group 4 | $100 |
| Garage group 5 | $170 |
| Garage group 6 (detached garage buildings) | $115 |
The sheets print these groups as undefined letter codes, numbered here in sheet order. A garage unit is a separate condominium unit with its own deed, its own quarterly figure and its own estoppel certificate, and it is never part of a residence's assessment.
Annual totals are arithmetic
None of the four sheets prints an annual figure. An owner pays four quarterly installments a year, so a yearly total for a plan is the quarterly figure multiplied by four, which is our arithmetic, not a published number.
Figures that are not published
Several numbers a buyer may ask about are not on the public site. The master-only assessment, the adopted operating budget, any capital contribution or working-capital fee on resale, and the transfer and estoppel fee amounts are each not published (checked November 3, 2026). Ask for the current budget with the resale documents.
What the estoppel certificate shows
The estoppel certificate is the document that confirms the current quarterly figure for the specific unit, what is owed, and, per the sales-process sheet, any applicable transfer or processing fees.

What a structural integrity reserve study covers
Each report prints the statutory list of components a study must cover: the roof; the structure, including load-bearing walls; fireproofing and fire protection systems; plumbing; electrical systems; waterproofing and exterior painting; and windows and exterior doors the association is responsible for. The reports count 71 reserve components for Positano Place I, II and III and 54 for Positano Place IV.
Fully funded percentages as published
The 2025 structural integrity reserve studies posted for the four condominiums list fully funded percentages of 50 percent for Positano Place I, 52 percent for II, 54 percent for III and 58 percent for IV at the start of the 2025 budget year, and $0 in additional contributions from special assessments, loans or settlements.
The percentage compares the estimated reserve balance at the start of the year with the fully funded, or ideal, balance in the same report, both shown in the table above. Each report also recommends an annual reserve contribution above the current one.
Additional contributions in the 2025 reports
That line in the 2025 reports describes them as written and says nothing about later board decisions, so read the current budget and the estoppel certificate for any later action.
Roofs and fire protection in the component lists
In the component summaries, the roof line for Positano Place I, III and IV carries an 18-year useful life with 13 remaining years, and Positano Place II prints 18 to 25 years with 13 to 20 remaining. The fireproofing and fire protection line, which covers fire alarm allowances and sprinkler backflow preventers per building, prints a 24 to 25 year useful life with 5 to 6 years remaining.
What the reports do not say
The reserve studies do not say who pays for the 2026 window and door replacements, what share of each quarterly assessment goes to reserves, or whether a milestone inspection has been done. Each of those is not published (checked November 3, 2026).
What does a buyer pay once at purchase in Positano Place, Naples?
Positano Place in Naples buyers pay a $150 application fee to the condominium association that holds the unit and need board approval before closing. The closing company orders estoppel certificates for the unit and any garage unit, and their fee amounts are not published.
The application and its fee
A purchase needs board approval: the buyer files the application with a $150 fee to the condominium association that holds the unit, and the closing company orders an estoppel certificate for the unit and another for any garage unit, with no master estoppel needed.
The Application for Board Approval to Purchase, revised August 12, 2025, goes in with the signed contract, driver's licenses, references, and vehicle and pet information, delivered to the management office at 12910 Positano Circle. The fee is the same in each condominium.
Board approval before closing
The sales-process sheet asks the buyer to confirm approval status before closing, then collect the parking permits, the two visitor passes and the gate fob. Whether an interview is held, how long the board has to decide on a purchase, and whether any capital contribution applies are not published (checked November 3, 2026).
Estoppel certificates for the unit and any garage
The sales-process sheet routes both estoppel requests through Community Archives, and no master association estoppel is needed.
Estoppel fee caps
Under s. 718.116(8), the association issues an estoppel certificate within 10 business days, with base caps, CPI-adjusted every five years, of $250 when nothing is delinquent, $100 more if expedited and as much as $150 more when the account is delinquent.
The actual estoppel charge for a Positano Place unit is not published on the association site, so the statutory caps are the only figures this page can give. The contract says whether buyer or seller pays it.
Title, recording and closing costs
Title, recording and settlement charges come from the title company, Florida law and the contract, not from the association, and none of the documents read for this page sets them for a Positano Place sale. Information not available at time of publishing (checked 2026-11-03). Contact Domain Realty Group for a closing-cost estimate on a specific unit and condominium.
What are property taxes on a condo in Positano Place, Naples?
Positano Place in Naples sits in one Collier County millage area, so every unit is taxed at the same 2026 rate. The bill then depends on the unit's taxable value and any homestead exemption, and the 2026 roll shows no non-ad valorem charge on any of the units and no community development district.
Taxes table: millage area 104
Every Positano Place unit sits in millage area 104 at 9.3696 mills for 2026, including 1.0000 mill for North Collier Fire Control, and the median 2026 total tax on the county roll is $2,066.31.
| Taxing authority | Area 104, mills (2026) |
|---|---|
| General Fund | 3.0107 |
| Water Management Fund-South FL | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School Board, State Law | 1.8990 |
| School Board, Local Board | 2.2480 |
| Collier Mosquito Control | 0.1331 |
| North Collier Fire Control | 1.0000 |
| Unincorp Gen, MSTD | 0.6844 |
| Collier County Water Pollution Ctrl Pgm | 0.0246 |
| Conservation Collier | 0.1772 |
| Total, millage area 104 | 9.3696 |
The North Collier Fire Control line
The fire district line is one full mill, which means one dollar of tax for each thousand dollars of taxable value. Positano Place is in unincorporated Collier County, so fire service is billed through this district rather than a city.
Median 2026 tax on the roll
The roll median blends units that carry a homestead exemption with units that do not, so it describes the roll and is not a quote for any one condo.
Non-ad valorem lines on the 2026 roll
On the 2026 roll, all 330 Positano Place units carry $0.00 in non-ad valorem charges, and the roll file read does not name the lines, so read the unit's own tax bill.
No community development district
No community development district appears among the 2026 taxing authorities for Positano Place.
Homestead and Save Our Homes
An owner who holds title on January 1 and makes the unit a permanent residence can claim a homestead exemption of $25,000 off assessed value plus an additional amount on non-school levies, at most $26,411 for 2026, filed with the Collier County Property Appraiser by March 1. Save Our Homes then limits yearly growth in assessed value to the lower of 3 percent or CPI, 2.7 percent for 2026, on a homestead. A unit without the exemption is capped at 10 percent on non-school levies, and both caps reset after a change of ownership.
How the examples are built
Both rows apply the full millage area 104 rate to a county recorded median.
| Example (County) | Price used as taxable value | Ad valorem at 9.3696 mills | Non-ad valorem (2026 roll) | Total without exemptions | Total with a homestead |
|---|---|---|---|---|---|
| County T12 median, September 2025 to August 2026 | $235,000 | $2,201.86 | $0.00 | $2,201.86 | $1,829.69 |
| County 60-month median, September 2021 to August 2026 | $279,000 | $2,614.12 | $0.00 | $2,614.12 | $2,241.95 |
Each row takes a county recorded median as if it were the taxable value: the county recorded $235,000 median for the 12 months to August 31, 2026, and the $279,000 median for the 60-month window, September 2021 to August 2026. The homestead column removes the first $25,000 at every levy and the additional $26,411 at the non-school rate, which saves $234.24 and $137.93, or $372.17 together.
An illustration, not a bill
These rows are an illustration, not a bill. After a purchase the property appraiser sets a new assessed value as of the next January 1, and it need not equal the price paid, so the first bill for a new owner can differ from the seller's. For a specific unit, ask the Domain Realty Group team to pull the current roll record, and read the unit's own tax bill before you write an offer.
Is Positano Place in Naples in a flood zone, and how do storms and insurance work?
Positano Place in Naples has one flood point on file, and its FEMA reading describes that address only. Evacuation zones are read by address too, the condominium associations carry the master building policies, each owner carries a unit policy, and the wind mitigation forms are posted building by building.
The flood point checked
Flood zone in Positano Place can vary by building, so check the exact address: the one point sampled, 12960 Positano Cir, returned Zone X on FEMA panel 12021C0403J (checked October 21, 2026).
That panel took effect February 8, 2024. It describes one sample point, not the whole community.
Flood zone can vary by building
The community holds 15 buildings on one site, and a flood determination is made for an exact address. Order a flood determination for the unit you plan to buy, and ask your lender what it requires for that building. Standard condominium unit policies exclude flood, so ask an insurance agent about a separate flood policy.
Evacuation zones by address
No source read names an evacuation zone for Positano Place, so check the Collier County evacuation lookup for the exact address.
Who insures the buildings
The condominium associations insure the buildings under master policies whose certificates come through EOI Direct, and each owner keeps a unit policy and sends its declaration page to the association within 30 days of each renewal.
The association's 2026 Proof of Association Insurance sheet, revised June 22, 2026, says master renewal requests go in on or after the renewal date. The insurer's name, the building limits and the policy cost are not published (checked November 3, 2026), so a buyer's insurance agent pulls the certificate for the unit's condominium.
The unit policy
The purchase application requires an HO-6 style unit policy, with the declaration page sent within 30 days of the effective or renewal date and Positano Place named as an additional interest. In a Florida condominium the master policy generally covers the building as originally installed, while the owner's unit policy covers interior finishes, fixtures, contents, liability and loss assessment.
Wind mitigation and opening protection
The association posts a wind mitigation form for each building. The 2019 form read for this page is described in the building section above, and the state form is valid for up to five years, so ask the insurance agent which inspection is on file.
Hurricane planning documents
The association posts a 2026 hurricane plan and a 2025 emergency guide on its document page. Their contents were not read for this page, so nothing from them prints here.
What does Florida law require when you buy in Positano Place, Naples?
Positano Place in Naples resales follow Florida's condominium statute. The seller delivers the condominium's documents, the buyer gets a 7-day review window, the association issues an estoppel certificate on request, and the milestone and reserve study laws apply to buildings like these, which hold three residential floors per the association.
Resale disclosure and the 7-day window
On a Positano Place resale, s. 718.503(2)(d) has the contract either acknowledge that the buyer received the association documents more than 7 days, excluding Saturdays, Sundays and legal holidays, before signing, or make the contract voidable by written notice within 7 days, excluding the same days, after signing and receipt, a right that ends at closing.
At the seller's expense, the package includes the declaration, articles, bylaws and rules, the annual financial statement and budget, an inspector-prepared milestone summary if one applies, the most recent structural integrity reserve study, the FAQ document and the state governance form. For contracts after December 31, 2024, paragraph (2)(e) adds a second 7-day clause for the milestone summary and the reserve study. At Positano Place the package comes from the unit's own condominium association.
Estoppel certificates
The estoppel certificate is requested in writing, and if the association does not deliver it on time, no fee may be charged for it.
Milestone inspections
Florida's milestone inspection law, s. 553.899, and its structural integrity reserve study law, s. 718.112(2)(g), apply to condominium buildings of three or more habitable stories, so a buyer asks the unit's condominium association for its milestone status and current reserve study in the resale documents.
The first milestone inspection comes by December 31 of the year a building reaches 30 years from its certificate of occupancy, then every 10 years, and a local agency may require the earlier 25-year rule. For Positano Place that points to about 2035 to 2036, inferred from the 2006 certificate of occupancy, unless Collier County requires the 25-year rule. Milestone status is not published (checked November 3, 2026).
Structural integrity reserve studies
The reserve study law calls for a study at least every 10 years, prepared by a Florida licensed engineer or architect, or by a certified reserve specialist or professional reserve analyst. A milestone inspection done within the past 5 years may stand in for the visual inspection part of the study. Each Positano Place condominium posted a 2025 study.
Official records on the association website
Florida s. 718.111(12)(g) requires an association managing a condominium of 25 or more units to post listed official records on a website or app within 30 days of receiving or creating them, with a protected area for owners. Each Positano Place condominium holds more than 25 units, and the associations publish FAQ sheets, reserve studies, permits and rules at positanoplaceatnaples.com.
Lender review of a condominium project
Fannie Mae and Freddie Mac condominium project rules guide how many lenders review each Positano Place condominium, the buyer's lender runs that review, and this page makes no claim about its outcome.
Each condominium is reviewed on its own, so tell your lender which one holds the unit at the start. Browse current listings on this site, compare the Naples communities we cover, or see the Naples area overview as you plan. Contact Domain Realty Group when you are ready to look at a unit.
How do Positano Place prices compare with nearby Naples condominiums?
Positano Place in Naples sits among several condominium communities along the Pine Ridge Road corridor, and the county deed file lets each one be read on the same terms. The table below sets the Positano Place row beside eight condominium peers, each with its own 12-month count, median and unit total from the 2026 roll.
County peer table
The Straight-line mi column measures a line on the map from the middle of Positano Place to the middle of each peer, not a road distance, and every median in it comes from that community's own qualified county deeds in the 12 months to August 31, 2026.
| Community (County) | Straight-line mi | T12 sales | T12 median | Condominium units on the roll |
|---|---|---|---|---|
| County Positano Place, all four condominiums | 0 (subject) | 10 | $235,000 | 330 |
| County Kensington (condominiums) | 0.17 | 19 | $810,000 | 272 |
| County Banyan Woods | 0.17 | 5 | $565,000 | 88 |
| County The Reserve at Naples | 0.28 | 4 | $221,500 | 300 |
| County Stratford Place | 0.28 | 12 | $337,000 | 448 |
| County Mariposa at Whippoorwill | 0.28 | 6 | $405,000 | 180 |
| County Gusto Bella Vita | 0.28 | 6 | $394,500 | 160 |
| County Aviano | 0.28 | 7 | $450,000 | 124 |
| County Marbella Lakes (condominium) | 0.86 | 11 | $474,500 | 208 |
How to read the peer table
A median is the middle recorded sale in one window, so a row built on four or five deeds can move a long way when a single sale is added or removed.
The Positano Place row blends four condominiums and five floor plans, from a 1 bedroom Verona to a 3 bedroom Monaco, recorded at county sizes from 785 to 1,239 square feet. Each peer has its own mix of plans and roll years built, so a peer row is context for the corridor, never a price for one unit.
Peer pages on this site
Five of the peers in the table have their own Domain Realty Group page built from the same county deed file: Kensington, Banyan Woods, Stratford Place, Aviano and Marbella Lakes. The Reserve at Naples, Mariposa at Whippoorwill and Gusto Bella Vita stay in the table as plain rows with no linked page yet.
Every other Naples community this site covers is listed under Naples communities.
What the comparison leaves out
The peer table carries county deeds only. It leaves out the October 29, 2026 export, quarterly association assessments, tax lines, flood checks by address, reserve studies and leasing rules. Read those on each community's own page.
Which names get confused with Positano Place in Naples?
Positano Place in Naples shares part of its name with other places, and a search engine or listing feed can blend them together. Each part below names one lookalike and how to tell it apart, and none of their records enters any count here.
A Positano Lane street in ZIP 34110 is a different place
A Positano Lane street in ZIP 34110 belongs to a different community in another part of Naples. It carries its own county names and MLS development name, and none of its sales, listings or tax lines reaches any table here.
The test is a listing address on Positano Circle in ZIP 34105.
Positano-named condominiums outside Collier County
Positano-named condominiums outside Collier County, including one inside a lakeside community to the north, sit in a different county with its own tax roll and association documents. None of their records was read here, and the listing search is drawn as a box around the Positano Place parcels, not around the name.
Four county names, one development name
Positano Place At Naples I to IV are the four county condominium names, Positano Place at Naples Master Association is the master, and every listing joined here carries the development name Positano Place.
The association's own site and FAQ sheets use the short form, Positano Place I, II, III and IV, and so do the tables on this page. A listing that names a different development was not joined to these figures.
The master association's name
Every owner belongs to the master association, whose name carries "at Naples" to set it apart from the condominium associations beneath it. A buyer's documents name the master and one condominium association, never another Positano-named association.
How do you buy a condo in Positano Place, Naples, step by step?
Buying a condo in Positano Place, Naples, follows the community's two layers of association in six steps: choose the condominium and floor plan, read that condominium's FAQ sheet and documents, check the lease hold, apply to the association, order the estoppel certificates, then check the building's flood zone and insurance. Each step names the record to read.
Choose the condominium and floor plan
Start with the condominium, then the plan, then the unit. Positano Place I, II and III each hold 88 units in four buildings, and Positano Place IV holds 66 units in three buildings. The five published plans run from the 1 bedroom Verona to the 3 bedroom Monaco.
If a listing gives only a size, compare it with the association plan size, since the MLS living area is a different measure.
Read that condominium's FAQ sheet and documents
Each condominium posts its own 2026 FAQ sheet on the association site, and the quarterly assessment for a unit is the one printed on its own condominium's sheet, master and condominium shares combined.
Read that condominium's Declaration, the master Declaration and its amendments, the 2025 structural integrity reserve study and any posted window and door permits. Ask the condominium association for its milestone inspection status, which is not published (checked November 3, 2026).
Check the 36-month lease hold
Under the 2022 master amendment, a new owner waits 36 months after taking title before any lease, and then the three-leases-a-year limit applies.
A buyer who plans to lease later should build that wait into the plan before writing an offer.
Apply to the association
The purchase application goes to the condominium association that holds the unit with a $150 fee per application, and the board approves the purchase before closing.
Leave room in the contract for board review, and ask the condominium for its current timeline when the application is filed.
Order the estoppel certificates
The closing company orders one estoppel certificate for the unit and another for any garage unit that is part of the sale, and the sales sheet says no master estoppel is needed. The certificate shows the quarterly assessment and any amount owed on the account.
Florida law, s. 718.116(8), sets the time to issue the certificate and caps its base fee, and the association's own transfer and capital contribution amounts are not published (checked November 3, 2026).
Check the flood zone and insurance for the building
Flood zone can vary by building at Positano Place, so check the exact address on the FEMA map and the Collier County evacuation lookup before binding coverage. The associations insure the buildings under master policies, and each owner carries a separate unit policy.
Frequently Asked Questions about condos for sale in Positano Place, Naples
Each answer draws on the county roll, the October 29, 2026 export, the association's posted documents or the public record named in the answer.
Is Positano Place in Naples a gated community?
Yes. Positano Place in Naples is a gated community of four condominiums off Livingston Road, and the pool, clubhouse, fitness center, lakes and preserve all sit inside the gate. Entry rules, visitor passes and parking permits come from the association, so read its posted parking rules.
How many condos are in Positano Place in Naples?
The 2026 county roll lists 330 units in Positano Place, set in 15 buildings of 22 units each. Positano Place I, II and III hold 88 units apiece, and Positano Place IV holds 66. The roll also records 122 garage and parking condominium units, and none of those is counted as a home on this page.
What did Positano Place condos sell for in the 12 months to August 31, 2026?
Collier County recorded 10 qualified Positano Place sales in the 12 months to August 31, 2026, at a $235,000 median, from $210,000 to $285,000. That figure blends all four condominiums and five floor plans. Per-condominium and per-plan figures print only in the sales tables above, because no single condominium or plan reached six deeds.
How many Positano Place condos were for sale in the October 29, 2026 MLS export?
The October 29, 2026 export held 8 active Positano Place listings and 1 pending sale. Listings change daily, so that count is a snapshot of one day. The live listing search on this page shows what is on the market now, and a saved search sends new Positano Place listings.
What are the association fees at Positano Place in Naples?
Each condominium's 2026 FAQ sheet lists one quarterly assessment per floor plan, master and condominium shares combined. As of January 1, 2026, the figures run from $1,523 a quarter for a Verona in Positano Place I to $2,462 a quarter for a Monaco in Positano Place III. A master-only figure is not published (checked November 3, 2026).
Why do Positano Place fees differ by condominium?
Positano Place fees differ because each of the four condominium associations sets its own budget, which is then combined with the master share. A Verona runs from $1,523 to $1,560 a quarter across the four sheets. The figure that applies to a unit is the one on its own condominium's sheet.
Do Positano Place garages have their own assessment?
Yes. Garages at Positano Place are separate condominium units, and the four 2026 FAQ sheets list a quarterly assessment for each garage class of $100, $115 or $170. A garage is bought separately from the residence, needs its own estoppel certificate at closing and is never counted as a home in any figure on this page.
Can you rent out a Positano Place condo in Naples?
Yes, after a hold. A new Positano Place owner in Naples waits 36 months after taking title before leasing, and then each condominium allows at most three leases a year, each lasting at least 30 days and each approved by the association. Lease applications are posted on the association site with the 2026 forms.
How long must a new owner wait to lease a Positano Place condo?
A new Positano Place owner waits 36 months from taking title before the first lease. The rule sits in the master Declaration amendment recorded July 28, 2022, and it replaced an earlier 12-month hold adopted in 2021. Every 2026 FAQ sheet repeats the rule, so it applies across the whole community.
Are pets allowed in Positano Place?
Yes. The Positano Place purchase application permits an owner to keep two pets in the unit. The Positano Place I pet rule adopted March 21, 2011 keeps pets out of the pool area and the other common recreation areas, and each condominium posts its own pet amendment.
When were the Positano Place buildings built?
The county roll gives Positano Place buildings a year built of 2005 to 2006, with a median of 2006. The association's fire sprinkler letter says construction took place in 2005 and the certificate of occupancy was issued in 2006. Positano Place I dates to 2005, and Positano Place III and IV date to 2006.
Who developed Positano Place in Naples?
Positano Place in Naples was built under the recorded Declaration of Condominium for Positano Place I, recorded January 12, 2006, and the building history section above prints the company name as that Declaration gives it. This page names companies only. Today the community is run by its master association and four condominium associations.
What floor plans does Positano Place have?
Positano Place publishes five floor plans. By association plan size, the Verona is 785 square feet, the Pompeii 899, the Tuscany 1,067, the Riviera 1,181 and the Monaco 1,239. The Tuscany is the plan most often matched on the county roll, with 145 units, and two Positano Place I units match no published plan.
How many bedrooms do Positano Place condos have?
Positano Place condos hold 1 to 3 bedrooms. The Verona has 1 bedroom, the Pompeii 1 bedroom with a solarium, the Tuscany 2 bedrooms, the Riviera 2 bedrooms with a solarium and the Monaco 3 bedrooms. On the MLS rows of the October 29, 2026 export, 13 of the 25 joined rows listed 2 bedrooms.
Which condominiums make up Positano Place?
Four condominiums make up Positano Place: Positano Place I, II, III and IV, filed on the county roll as Positano Place At Naples I to IV. Every owner also belongs to the master association. Is there a golf course in Positano Place?
No. Positano Place has no golf course inside its gate, and the association's amenity list names no golf facility of any kind. The shared facilities are the pool and spa, the clubhouse, the fitness center, bocce, the two fountain lakes and the preserve. Golf status for the peer communities in the table was not verified.
What ZIP code is Positano Place in?
Positano Place is in ZIP code 34105, in unincorporated Collier County. The entrance is on Livingston Road just south of Pine Ridge Road, and the association office is at 12910 Positano Circle. A listing with a different ZIP code, or a Positano Lane street in ZIP 34110, is a different place and is not counted.
What are property taxes on a Positano Place condo?
Every Positano Place unit sits in one millage area, 104, at 9.3696 mills for 2026. The median 2026 total tax on the county roll was $2,066.31. A buyer's first bill resets after purchase, and a homestead exemption lowers the taxable value, so read the unit's own tax bill and treat the worked examples above as an illustration.
Is there a CDD in Positano Place?
No community development district shows up among the 2026 taxing authorities on the Positano Place tax roll. The buildings and common areas are paid for through the quarterly assessments on each condominium's 2026 FAQ sheet. The roll file read for this page does not name the non-ad valorem lines, so check the unit's own bill.
Is Positano Place in a flood zone?
Flood zone can vary by building at Positano Place, so check the exact address. The one point sampled, 12960 Positano Cir, returned Zone X on FEMA panel 12021C0403J when checked on October 21, 2026. No source read names an evacuation zone, so use the Collier County evacuation lookup for the unit's address before buying.
What do the 2025 reserve studies show for Positano Place?
Each Positano Place condominium posted a 2025 structural integrity reserve study. As published, the fully funded figures at the start of the 2025 budget year were 50 percent for Positano Place I, 52 percent for II, 54 percent for III and 58 percent for IV. Read the full study for the condominium that holds the unit.
What do the Positano Place reserve studies say about special assessments?
The Positano Place reserve studies for 2025 list $0 in additional contributions from special assessments, loans or settlements for each condominium. That line reports each study as it was published and is not a forecast of future costs. Ask the condominium association for current board records and the estoppel certificate before closing.
Who insures the buildings in Positano Place?
The four Positano Place condominium associations insure the buildings under master policies, and the proof of insurance certificates come through EOI Direct, per the association's 2026 sheet. Each owner keeps a separate unit policy and sends its declaration page to the association within 30 days of every renewal. Policy cost and terms are not published.
Which public schools serve Positano Place?
A Collier County Public Schools lookup for one Positano Place address, run in October 2026 for the 2027 school year, returned Osceola Elementary, Pine Ridge Middle and Barron Collier High. Each school was graded A from 2021-22 through 2025-26. Assignment is by address and can change each year, so run the district lookup for the unit.
How far is Positano Place from the beach?
From a street point on Positano Circle, the Domain Realty Group route table, free-flow, puts Clam Pass Park at 4.7 route miles and the Naples Pier at 8.3 route miles. The public access at the west end of Vanderbilt Beach Road is about 7.4 route miles (approx point), because that point was placed by hand on the map.
How far is Positano Place from the airport?
Southwest Florida International Airport (RSW) is 28.6 route miles from a street point on Positano Circle, measured free-flow on the route table. What does it cost to apply to buy in Positano Place?
A Positano Place purchase application carries a $150 fee per application, paid to the condominium association that holds the unit. The closing company then orders estoppel certificates, whose fees Florida law caps. Transfer and capital contribution amounts are not published (checked November 3, 2026), so ask the association for them before signing the contract.
What is the cancel window when buying a Positano Place resale?
On a Positano Place resale, Florida law, s. 718.503(2)(d), gives the buyer 7 days, excluding Saturdays, Sundays and legal holidays, to cancel by written notice after signing and receiving the association documents, unless the documents arrived more than 7 such days before signing. That right ends at closing, so read the documents as soon as they arrive.
How do you buy a condo in Positano Place?
To buy a condo in Positano Place, choose the condominium and floor plan, read that condominium's 2026 FAQ sheet and documents, check the 36-month lease hold, file the purchase application with the association, order estoppel certificates for the unit and any garage, then check the building's flood zone and insurance before closing.
