Key takeaways for Lakeside of Naples buyers in Naples, FL
Lakeside of Naples in Naples, FL is one entrance with three kinds of home: single-family homes and villas on the Citrus Gardens plat, the Lakeside Gardens condominiums and the Carriage Homes condominiums. The points below give county prices, MLS counts, fees, taxes and flood readings in short form, each figure named with its record set.
Three parts, one community
- The homes sit around a 40-acre lake, as the association describes it, in three parts this page keeps apart: the Citrus Gardens plat, the two Gardens condominiums and the two Carriage condominiums.
- Every residence row on the roll dates from 1989 to 1994, so each sale in the county record here is a resale.
- One master association covers the common land, the lake and the clubhouse, and each of the four condominiums has its own association and documents.
Citrus Gardens prices in the county record
- Collier County's median for qualified deeds on the plat in the 12 months to August 31, 2026 is $516,500, on 4 sales of single-family homes and villas.
- The one single-family deed and the three villa deeds are listed sale by sale below, and no plat figure is ever mixed with a condominium figure.
Lakeside Gardens prices in the county record
- For the same county window, the 12 months through August 2026, the county recorded deeds in the two Lakeside Gardens condominiums at a $325,000 median, and Lakeside Gardens A carried 7 of the 10.
- Gardens B carried the other 3, and each deed is printed by month, price, roll year built and base area in the condominium section.
Carriage Homes prices in the county record
- In the 12 months to August 31, 2026, the county recorded qualified deeds at a $367,500 median in the 80-unit Lakeside Carriage Homes condominium, 5 in all.
- Carriage B, the 12-unit condominium on Mizzen Way, recorded no qualified deed in that window; its one deed from the prior 12 months sits in the neighborhood table.
Prices in the MLS export
- The Southwest Florida MLS rows in the October 29, 2026 export cover closings from October 29, 2025 to October 29, 2026, a different window from the county deeds.
- In the October 29, 2026 export, closings from October 29, 2025 to October 29, 2026 carried a $516,500 MLS median on Citrus Gardens and a $320,000 MLS median in Lakeside Gardens, and the MLS section prints the third part on its own line.
What is listed on the export date
- On October 29, 2026 the MLS showed 3 active listings and 1 pending on the plat, 4 active in the Gardens condominiums and 1 active in the Carriage condominiums.
- Those are counts of listings on one day, and the live searches in the next section show what is listed when you open them.
Association fees are not published
- No association in Lakeside of Naples publishes an assessment, a budget or a fee schedule online, as checked on November 4, 2026, so this page prints no association fee in its prose.
- The Lakeside of Naples Residents Association's master rules, revised 3/20/17, carry the only first-party dollar figures, a pair of lease fees and two deposits, set out in the association section.
Property taxes at one rate
- The 2026 roll places every parcel in the community in one county millage area, area 47, at 9.3696 mills, with no city levy and no community development district.
- A non-ad valorem line of $269.77 appears on every home except the Lakeside Gardens A units, which show $0.00, and the taxes section works one example per county segment median.
Flood zones by address
- FEMA readings at five sampled addresses, taken on October 21, 2026, each returned Zone X, four of them in the 0.2 percent annual chance band and the reading at the gate in the minimal band.
- A reading belongs to its own point, so a buyer checks the parcel under contract, and the lender's flood determination governs.

Citrus Gardens homes and villas in the October 29, 2026 MLS export
The October 29, 2026 MLS export shows 4 Citrus Gardens homes and villas sold at a $516,500 median from October 29, 2025 to October 29, 2026, with 3 active and 1 pending on the export date. The 3 active listings were all single-family homes, asking from $515,000 to $675,000 at an MLS median list price of $545,000, a list figure and not a sale price. The pending listing was a villa, and no villa was active.
In the same MLS window, the 4 plat closings ran from $430,000 to $549,000. The 3 villa closings in the October 29, 2026 export carried a median of $508,000, and the single-family closing in the same MLS window was 1 home at $525,000.
Lakeside Gardens condominiums in the export
The same October 29, 2026 export shows 11 Lakeside Gardens units sold at a $320,000 median, with 4 active and 0 pending. The 4 active units, 2 in Gardens A and 2 in Gardens B, asked from $359,900 to $429,000 at an MLS median list price of $384,250. Gardens A carried 7 of the 11 MLS closings and Gardens B carried 4.
Carriage Homes condominiums in the export
The same October 29, 2026 export shows 5 Lakeside Carriage Homes units sold at a $367,500 median, with 1 active and 0 pending. The single active unit asked $379,000, an MLS list figure. Every MLS closing in that window was in the 80-unit condominium, from $295,000 to $387,500, and Carriage B had no MLS row at all, sold, active or pending.
Listings under and over $450,000
The under and over searches split at $450,000. A script chose that line because no qualified county deed in the 12 months to August 31, 2026 recorded at it: every condominium deed in that county window recorded below it, and the plat deeds recorded on both sides of it. On the MLS export date, every active condominium listing asked less than $450,000 and every active plat listing asked more.
How current these listings are
The counts in this section are a snapshot of one MLS export, not a live feed. Listings close, change price or leave the market every week, so the live searches above are the current record. You can contact our team to confirm the asking price and the association documents for one address before a showing, or browse every listing on our site across Naples.
What the export does not show
The export carries no column for occupancy, lease or pet rules, so those rules come from the master rules and each association's own documents. It names no agent, office, buyer or seller. MLS fee fields appear only in the dated cost table in the association section, labelled as listing-agent entries, never as a fee an association has set in its own documents.
What is Lakeside of Naples in Naples, FL, and where is it?
Lakeside of Naples is a community of homes and condominiums in Naples, FL, set around a 40-acre lake in North Naples, ZIP 34109, with its one entrance on Airport-Pulling Road North and Collier County, not a city, as its local government. Its three parts, the plat, the Gardens and the Carriage Homes, were built from 1989 to 1994.
Where Lakeside of Naples sits in North Naples
Lakeside of Naples lies on the Airport-Pulling Road North corridor in North Naples, north of Pine Ridge Road, and listing descriptions place it between Orange Blossom Drive and Vanderbilt Beach Road. Its homes sit on six streets inside the entrance: Citrus Lake Dr, Sailors Way, Mizzen Way, Aft Ave, Ahoy Ave and Jib Ln. The county roll found no other ZIP 34109 parcel inside the outline of the community's own parcels. Our Naples homes for sale page covers the wider city, and the Naples communities list names the other neighborhoods we cover.
Unincorporated Collier County, ZIP 34109
Lakeside of Naples sits outside any city's limits, so Collier County sets its zoning and general services, and the 2026 roll shows no municipal levy on any of its parcels. Naples in the address is the postal name for ZIP 34109. The association gives its address as 7600 Airport Road North, and on the county roll that address sits on an 11.61-acre association parcel inside the entrance.
The Airport-Pulling Road entrance
Lakeside of Naples has one main gate on Airport-Pulling Road North, and the Lakeside Management Office stands south of that gate with its own parking lot, per the master rules revised 3/20/17. The gate opens by keypad: a guest rings the resident from the entrance keypad, and the resident opens the gate by phone. The rules bar posting instructions on the keypad, and showings are arranged by the owner or the listing agent.
Three parts around one lake
The plat holds the community's 70 single-family homes and 74 villas, on Sailors Way, Mizzen Way, Aft Ave, Ahoy Ave, Jib Ln and part of Citrus Lake Dr. The Gardens are two condominiums on Citrus Lake Dr, A with 108 units and B with 52. The Carriage Homes are two more: Lakeside Carriage Homes, 80 units on Citrus Lake Dr, and Carriage B, 12 units on Mizzen Way. The association describes the lake as 40 acres, and the county roll files the lake as its own parcel owned by the residents association.
The clubhouse by the lake
The association lists a two-story clubhouse with a sauna, a weight room, a shower, a kitchen, a library and game rooms, on its common land inside the entrance. The master rules close the clubhouse from 10:00 PM to 6:30 AM except for approved functions and take reservations through the Lakeside Management Office, but the whole building is never reserved at once. The association's events page links its most recent posted social calendar, which lists gatherings such as meet and greets, a potluck, a brunch and a dinner dance.
Built from 1989 to 1994
Every residence row on the 2026 roll dates from 1989 to 1994, with a median year built of 1990 across the community. By neighborhood, the median year built is 1992 for the single-family homes, 1990 for the villas, 1991 for Gardens A, 1990 for Gardens B, 1990 for the 80-unit Carriage condominium and 1994 for Carriage B. No qualified deed in the 60 months to August 31, 2026 was a builder's first sale.
How this page counts homes
The county roll records the 144 Citrus Gardens homes as 70 single-family homes and 74 villas. The association's own site describes the community as 100 single-family homes, 44 villas and 252 condominiums, and the two sources classify some homes differently. Both counts reach the same total, and this page uses the roll's classes in every table because the county deeds and tax lines attach to them. The roll also counts 12 association parcels, among them the lake and the 11.61-acre parcel at the 7600 address.
What have Citrus Gardens homes and villas in Lakeside of Naples sold for?
Citrus Gardens homes and villas in Lakeside of Naples sold at a $516,500 median in the Collier County record, on 4 qualified deeds in the 12 months to August 31, 2026: 3 villas and 1 single-family home. Citrus Gardens in the county record
In the 12 months to August 31, 2026, Collier County recorded 4 qualified sales on the Citrus Gardens plat at a $516,500 median, from $430,000 to $549,000: 3 villas at a $508,000 median and 1 single-family home at $525,000. No deed in that window was flagged as a likely non-market sale, and none was a builder's first sale.
Villas and single-family homes, sale by sale
In the county record, the villa deeds were $430,000 in November 2025, $549,000 in February 2026 and $508,000 in June 2026, all on Sailors Way, and the single-family deed was $525,000 in June 2026 on Mizzen Way. The four homes date from 1989 to 1993 on the roll. With one single-family deed in the window, this page lists that sale and gives no single-family median.
The prior 12 months
For September 2024 to August 2025, the prior 12 months, the county recorded 4 Citrus Gardens sales at a $502,500 median, 9 Lakeside Gardens sales at a $348,500 median and 5 Carriage Homes sales at a $370,000 median, and this page reads no price change into the gap between the two windows. On the plat, that prior window held 2 villa deeds and 2 single-family deeds, listed by price in the neighborhood table.
The 60-month record
Over the 60 months to August 31, 2026, the county recorded 30 Citrus Gardens sales at a $510,000 median, 35 Lakeside Gardens sales at a $340,000 median and 22 Carriage Homes sales at a $386,250 median. In the county record, those 30 plat deeds ran from $330,500 to $605,000 and split into 16 single-family deeds and 14 villa deeds.
Where the window ends
Every county window on this page ends on August 31, 2026, the last full month of deeds in the Collier County Property Appraiser file of October 27, 2026. A deed recorded later waits for the next file, so a home that closed in September or October 2026 can reach the MLS section before a county count. Owners who want a figure for one home can ask for a home valuation.

Each cell counts qualified improved deeds in one calendar year for one part, and the 2026 row runs only to August 31. Where a year holds two deeds or fewer, the cell lists the prices. Where a year holds an even number of deeds, the median is the midpoint of the two middle sales. Calendar years and 12-month windows slice the same deeds differently, so the two are never set against each other here. The count below returns to the 12 months to August 31, 2026.
The three parts stay separate
Across the whole community, the county recorded 19 qualified sales in that window, a count only, never a median. This page never blends Citrus Gardens, Lakeside Gardens and the Carriage Homes into one Lakeside of Naples median. A median that mixed a plat home with a condominium unit would describe no single kind of home in the community, so each part keeps its own count, its own median and its own row.
What does the MLS show about Lakeside of Naples in Naples?
The MLS shows 20 Lakeside of Naples closings in Naples from October 29, 2025 to October 29, 2026 in the October 29, 2026 export, with 8 active listings and 1 pending on the export date. Its medians run by part, the plat, the Gardens and the Carriage condominiums, and none is blended into a community figure.
MLS by neighborhood
| Neighborhood (MLS, October 29, 2026 export) | Sold | Median sold or price | Active | Pending |
|---|---|---|---|---|
| MLS Citrus Gardens single-family | 1 | listed: $525,000 | 3 | 0 |
| MLS Citrus Gardens villas | 3 | $508,000 | 0 | 1 |
| MLS Lakeside Gardens A | 7 | $320,000 | 2 | 0 |
| MLS Lakeside Gardens B | 4 | $296,500 | 2 | 0 |
| MLS Lakeside Carriage Homes | 5 | $367,500 | 1 | 0 |
| MLS Lakeside Carriage B | 0 | none | 0 | 0 |
MLS rows from the Southwest Florida export are joined to the 2026 county roll by street address, so each listing sits in the roll's own neighborhood. Carriage B had no MLS row in the window.
The MLS window
We tracked every row in the October 29, 2026 export to the 2026 county roll by street address: 29 rows were counted, all 29 joined to a roll address, and no duplicate sold row was found. The sold window runs from October 29, 2025 to October 29, 2026, and the active and pending rows are the listings on the export date.
Active and pending counts on the export date
Across the whole community, the export counts 20 sold, 8 active and 1 pending, as counts only. By part, the plat held 3 active and 1 pending, the Gardens condominiums 4 active and 0 pending, and the Carriage condominiums 1 active and 0 pending. This page sets no supply figure against those counts, because one listing more or less moves any such figure sharply at numbers this small.
Days on market
Median days on market for MLS closings in the year to October 29, 2026 were 119 on the plat, 72 in the Gardens condominiums and 77 in the Carriage condominiums. On the plat, the villa closings ran a median of 141 days and the one single-family closing 97. Median sale-to-list ratios were 99.1 percent on the plat, 97.3 percent in the Gardens and 96.7 percent in the Carriage condominiums. Active listings had been on the market a median of 29 days on the plat, 106 in the Gardens and 30 for the one Carriage unit.
Two record sets, counted differently
Lakeside of Naples has two record sets on this page, and they count differently: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale. The county counts a deed once it is recorded and marked qualified and improved, by its recording month. The MLS counts a closing that a listing agent reports, by its close date, and adds the active and pending listings the county never sees.
Figures that appear in both record sets
Several dollar figures on this page appear in both sets: the plat median, the Carriage median, the Gardens A county median beside the Gardens MLS median, and the villa and single-family figures on the plat. Each match comes from two different windows and two counting rules, so this page never reads a match as one set confirming the other. Every sentence that prints one of those figures names its record set and window. Our agents can walk through either set for one address.
What homes are in Lakeside of Naples, Naples?
Lakeside of Naples holds three kinds of homes in three separate parts: single-family homes and attached villas on the Citrus Gardens plat, condominium units in Lakeside Gardens A and B, and condominium units in Lakeside Carriage Homes and Carriage B. The 2026 county roll counts 396 homes in all, every one in ZIP 34109.
Each part keeps its own records and sales history, so this page never folds the three into one figure; prices sit in the tables near the top of this page.

The Citrus Gardens plat is the only part of Lakeside of Naples with detached houses. The 2026 county roll records 70 single-family homes on the plat, each a parcel with its own residence record. They line four streets: Mizzen Way holds 28 of them, Aft Ave 18, Sailors Way 15 and Ahoy Ave 9.
On the roll every one of these houses dates from 1989 to 1994, with a median year built of 1992, a little later than the villas beside them. The master rules say no garage may be permanently enclosed or converted.
Citrus Gardens villas
The second half of the Citrus Gardens plat is the villas. The 2026 county roll records 74 villas, which the county files under a condominium use code even though they sit on the same plat as the single-family homes. Sailors Way holds 66 of them, Citrus Lake Dr 6 and Jib Ln 2.
The villas date from 1989 to 1994 on the roll, with a median year built of 1990. Together with the houses they make up the 144 homes of the Citrus Gardens plat. The association's own website counts some of these attached homes differently, as explained near the top of this page.
Lakeside Gardens condominiums
Lakeside Gardens is the largest of the three parts of Lakeside of Naples. It is two condominiums, Lakeside Gardens A with 108 units and Lakeside Gardens B with 52, for 160 condominium units in all, every one addressed on Citrus Lake Dr. Both are registered Florida condominiums with the state's condominium regulator.
On the roll, Lakeside Gardens A dates from 1989 to 1994 with a median year built of 1991, and Lakeside Gardens B from 1990 to 1993 with a median of 1990. Lakeside Gardens B was recorded as a condominium on August 28, 1989. The buildings carry letter designations, and the master rules confirm that condominium units have lanais. A buyer here owns a unit inside a building, and the condominium association runs the shared structure; each declaration sets who insures which parts.
Lakeside Carriage Homes condominiums
The third part is the carriage homes, which are also condominiums. Lakeside Carriage Homes holds 80 units on Citrus Lake Dr and Lakeside Carriage B holds 12 units on Mizzen Way, for 92 condominium units in all. Lakeside Carriage Homes was recorded on June 15, 1988, the first condominium filing in the community, and Lakeside Carriage B followed on August 24, 1994.
The 2026 county roll dates the Lakeside Carriage Homes units from 1989 to 1994 with a median year built of 1990, and every Carriage B unit from 1994. Each is its own condominium association with its own declaration.
Size figures on this page
The 2026 county roll puts the median of the county's base area at 1,506 square feet for the Citrus Gardens homes, 1,350 for Lakeside Gardens and 1,590 for the Carriage Homes.
Base area is the county appraiser's measure of the main residence record, and it leaves out garages, lanais and covered areas. A buyer comparing two units should ask for the floor plan beside the county record.
County figures by decade
The table counts homes by the decade of their earliest residence record on the 2026 county roll, one column for each neighborhood record. Every home falls in either the late 1980s or the early 1990s, and no home on the roll was first built in 2000 or later.
| Decade built (County) | Citrus Gardens single-family | Citrus Gardens villas | Lakeside Gardens A | Lakeside Gardens B | Lakeside Carriage Homes | Lakeside Carriage B |
|---|---|---|---|---|---|---|
| County 1980s | 11 | 28 | 18 | 0 | 32 | 0 |
| County 1990s | 59 | 46 | 90 | 52 | 48 | 12 |
Private pools on single-family lots
Private pools are rare on the Citrus Gardens plat. The 2026 county roll lists a pool on 2 of the 70 single-family lots, and the same two lots carry a spa. Far more common on those lots are screen enclosures and decking, which appear as extra features on the county record. The villas and the condominium units have no private pool rows.
How are the three parts of Lakeside of Naples in Naples laid out?
Lakeside of Naples is laid out around one central lake, with a single gate on Airport-Pulling Road North. Citrus Lake Dr carries the Lakeside Gardens condominiums and most Carriage Homes, while the Citrus Gardens houses and villas sit on Mizzen Way, Aft Ave, Sailors Way, Ahoy Ave and Jib Ln. Association parcels hold the lake and clubhouse.
Citrus Gardens streets
The Citrus Gardens plat uses six streets. The single-family homes are on Mizzen Way, Aft Ave, Sailors Way and Ahoy Ave, and the villas cluster on Sailors Way, with a handful on Citrus Lake Dr and Jib Ln. Sailors Way is the one street that carries both houses and villas, with 15 single-family homes and 66 villas on the roll.
The plat holds 156 county parcels in all: the 144 homes plus 12 association parcels. Mizzen Way also carries the 12 units of Lakeside Carriage B, so a Mizzen Way address can be either a Citrus Gardens house or a carriage home condominium.
Lakeside Gardens on Citrus Lake Drive
Every one of the 160 Lakeside Gardens units is addressed on Citrus Lake Dr: 108 in Lakeside Gardens A and 52 in Lakeside Gardens B. Citrus Lake Dr carries more homes than any other street in Lakeside of Naples, and the two roll parcels thought to hold the clubhouse and the courts also carry Citrus Lake Dr addresses.
Because both condominiums share one street name, the building letter and the condominium name on the deed separate one Lakeside Gardens unit from another.
Lakeside Carriage Homes and Carriage B
The 92 carriage home units split across two streets. The 80 Lakeside Carriage Homes units are all on Citrus Lake Dr, and the 12 Lakeside Carriage B units are all on Mizzen Way, inside the Citrus Gardens street grid.
That makes Carriage B the one condominium in Lakeside of Naples that shares its street with single-family homes. Its units are counted with the Carriage Homes, never with Citrus Gardens.
The association parcels
The 2026 county roll lists 12 association parcels on the Citrus Gardens plat, totalling 69.87 acres with the lake. Most are held by the Lakeside of Naples Residents Association, the master association, including the lake parcel and the 11.61-acre parcel that carries the community's address, 7600 Airport Road North. Others are held by the villas, patio homes and lake homes associations named on the roll.
Two parcels on Citrus Lake Dr carry the roll's tourist attraction use code, and the county record suggests they hold the clubhouse and the courts, though that reading is inferred. Across the whole community the roll counts 408 parcels: the 396 homes plus these common parcels.
The 40-acre lake
The lake is the centre of Lakeside of Naples. The association's own website describes a 40-acre lake at the heart of the community, and the county roll files it as one parcel of rivers and lakes owned by the master association. The homes, the streets and the walking path all sit around it.
No source checked for this page gives lake frontage for any lot or building, so this page does not describe any home by its position relative to the lake. The lake rules have their own section below.
Two lighted fountains
The association's website lists two lighted lake fountains on the 40-acre lake, part of the landscaping that the 1.5-mile walking path passes through. The fountains are master association property, run and maintained by the association with the rest of the common areas. The master rules say nothing more about their hours or care.
What amenities does Lakeside of Naples in Naples have?
Lakeside of Naples has a master amenity set behind its gate: two pools, a spa, a clubhouse, five clay tennis courts, game courts, a playground, a walking path and the lake with its fountains, all run by the master association. Lakeside of Naples has no golf course. Every resident in all three parts shares the same amenities.
The association lists two pools, a spa, a two-story clubhouse with a sauna, weight room, kitchen, library and game rooms, five clay tennis courts, a playground, shuffleboard, bocce, basketball, a 1.5-mile walking path, two lighted fountains and a 40-acre lake.
The use rules below come from the master association's rules summary, revised March 20, 2017, and posted on the association's website, checked November 4, 2026.
Two pools and a spa
The master rules name the two pools as the main pool and the east pool. Pool hours run from dawn to dusk. The pools are for owners, registered tenants and their accompanied guests, glass is not allowed on the pool deck and diving is not allowed. Audio plays only through earphones.
Grills are allowed only at the main and east pools on master property. A group of more than eight using the pools, the courts or the clubhouse registers with the Lakeside Management Office in advance. The association lists one spa and does not say where it sits.
The two-story clubhouse
The association describes its clubhouse in an "Old Florida" style, with a sauna, a weight room, a shower, kitchen facilities, a library and game rooms. The association's most recent posted social calendar held its functions there, from meet and greets to a dinner dance.
The master rules close the clubhouse from 10:00 PM to 6:30 AM except for approved functions. Food and drink are not allowed inside unless a room is reserved, and residents coming from the pool dry off before they enter. The rules also mention a resident Social Club that may hold fund raisers in the clubhouse.
Five clay tennis courts
The five courts are clay, and they are lit until 10:00 PM. Under the master rules, court hours run from 8:00 AM to 12:00 noon and from 3:00 PM to 10:00 PM. Reservations last up to two hours, each player holds one advance reservation a week, and the sign-up sheets go up on Fridays at 1:00 PM on the tennis bulletin board.
Court No. 5 is set aside for lessons. Players wear smooth-soled shoes, and the courts close when they are wet.
Shuffleboard, bocce and basketball
The association's amenity list includes shuffleboard, bocce and basketball courts. The master rules do not set separate hours for them, but the group rule applies: more than eight people using the courts together register with the Lakeside Management Office first.
The playground
The playground is one of the amenities on the association's published list. The association's website and the master rules do not describe its equipment or set hours for it.
The 1.5-mile walking path
The association's website describes a 1.5-mile walking path through the landscaped grounds of Lakeside of Naples, passing the lake and its two lighted fountains. The association does not publish a map of the path, so a buyer can ask the Lakeside Management Office where it runs.
Inside the gate the master rules also set street rules for vehicles, including no parking on the grass; the full parking rules sit in the association section of this page.
Clubhouse rental and keys
Under the master rules, revised March 20, 2017, a resident reserves rather than rents the clubhouse, through the Lakeside Management Office. A function is capped at 75 people, one function is held per day, the reserving resident stays present throughout and signs a rules agreement, and the room is vacated by midnight, with New Year's Eve the one exception.
The whole clubhouse cannot be reserved: the restrooms, the weight room, the library and the sauna stay open to other residents during a function, and the pool can be used but not reserved. The sauna, the shower and the weight room are kept locked, and a resident collects a key from the association office against a deposit. Both deposits are listed with the association costs on this page.
What are the lake and boat rules in Lakeside of Naples, Naples?
Lakeside of Naples sets its lake rules in the master association's rules summary, revised March 20, 2017, and they reach every owner in all three parts. The summary below covers swimming, boat registration, size and motor limits, the boat cap and storm season, and each rule then has its own section.
There is no swimming in the lake, and resident boats must be registered, with single hulls up to 16 feet and one twin-hull bass boat style allowed, electric trolling motors only, no trailers and at most 75 boats, under the master rules.
No swimming in the lake
The master rules say it in one line: there is no swimming in the lake. The rule covers the whole 40-acre lake and every resident and guest. Residents swim in the main pool or the east pool instead.
Registered resident boats
Every boat on the lake is registered at the Lakeside Management Office, and its registration number is shown on the starboard bow. The master rules let residents keep permitted boats on the lake itself, and they say an unregistered boat is removed from the lake and disposed of if no one claims it.
The master rules bar storing boats, other than permitted watercraft, on a site or common area.
Boat size and motors
The master rules allow single-hull boats up to 16 feet in overall length. There is one exception: a two-person twin-hull bass boat style, up to 114 inches long and 48 inches wide. Only electric trolling motors are allowed on the lake.
Sailboats are kept with masts and sails down when stored, and the rules say plainly that no boat trailers are permitted. Those limits keep the boats on the lake small.
The 75-boat limit
The master rules cap the total number of registered boats on the lake at 75, unless the master board approves more. The cap covers the whole community, not each neighborhood, so the Citrus Gardens homes, the villas and the condominium units all draw on the same 75 registrations. A buyer who wants a boat on the lake should ask the Lakeside Management Office how many registrations are open before counting on one.
Storm season rules for boats
The master rules require owners to tie down or protect boats from June 1 to November 30 and in a named storm, and management may sink boats in the lake when Lakeside of Naples is inside the projected storm cone.
The rules also make the owner responsible for the boat after a storm: a boat that management sinks is raised and taken off the lake by its owner within the time the rules set.
When were Lakeside of Naples homes built, and what should a Naples buyer check?
Lakeside of Naples homes were built from 1989 to 1994 on the 2026 county roll, so every building is more than thirty years old. A buyer should check the roof and window history, wind mitigation reports, permits for past work, the condominium reserve and inspection documents, and any screen enclosure or exterior change approvals.
On the 2026 county roll, every Lakeside of Naples home dates from 1989 to 1994, with a median year built of 1990 on the Citrus Gardens plat, 1990 in Lakeside Gardens and 1991 in the Carriage Homes.
Build years 1989 to 1994
The first condominium, Lakeside Carriage Homes, was recorded on June 15, 1988, and the last, Lakeside Carriage B, on August 24, 1994. By 1994 Lakeside of Naples was built out.
Inside that window each neighborhood record has its own median year: 1992 for the Citrus Gardens single-family homes, 1990 for the villas, 1991 for Lakeside Gardens A, 1990 for Lakeside Gardens B, 1990 for Lakeside Carriage Homes and 1994 for Carriage B. No original builder is named in any source checked for this page; the master rules refer only to the Declarant.
Roofs, windows and wind mitigation
Every Lakeside of Naples building predates the first statewide Florida Building Code, which took effect in 2002, so each was built under earlier local codes. A roof from 1990 that has never been replaced would be 36 years old in 2026, and the association does not publish roof replacement dates by building. The documents that answer that question are the permit history, the association's reserve schedule and the seller's disclosure.
The association's realtor information sheet, dated August 2017, says wind mitigation reports can be requested from its office. Florida rate filings must offer credits for roof strength, roof covering, roof-to-wall connection and opening protection, so the report matters to the premium. For a Citrus Gardens house the owner's own report drives that credit; for a condominium unit the association's master policy usually carries the building, with each declaration setting the split, so the association's roof date and report matter to every owner.
Permits for past work
Homes built from 1989 to 1994 may have had roofs, windows, shutters, air conditioning, kitchens or enclosures replaced or changed, and no source checked for this page records which ones. A buyer should ask the seller for the permits behind each change and compare them with the work in the house, using Collier County's building permit records.
Inside Lakeside of Naples a second approval applies. Any structural change to the outside needs a request form from the Lakeside Management Office and approval by the Architectural Review Board, under Section 6.03 of the Master Declaration, with an appeal to the master board. Written roof, shutter or color standards are not published, so ask for the approval letter for past work along with the permit.
Older condominium buildings
The four condominiums in Lakeside of Naples, Lakeside Gardens A and B and Lakeside Carriage Homes and Carriage B, were built from 1989 to 1994. Florida's condominium laws now require milestone structural inspections for some buildings and structural integrity reserve studies for buildings of three or more habitable stories, covering key parts such as the roof, the structure, waterproofing and windows and exterior doors.
What those laws mean for each Lakeside of Naples condominium, including the county's inspection list, is set out in the condominium law part of this page. A Lakeside Gardens or Carriage Homes buyer should ask early for the latest budget, the reserve study status and any inspection summary.
Screen enclosures and additions
Screen enclosures are the most common addition on the Citrus Gardens single-family lots. The 2026 county roll records 47 screen enclosures and 5 screen porches on those 70 lots, along with decking of several kinds and the two pools noted above.
The master rules limit what can be added. No garage may be permanently enclosed or converted. Satellite dishes need an Architectural Review Board form first: on a condominium they go inside the lanai only, one meter across or less, and on a house they go on the side of the building or in the ground within 24 inches of an outside wall, never on a roof or a common area. A buyer should match each enclosure or addition to its approval and its permit.
What is near Lakeside of Naples in Naples: schools, shopping and roads?
Lakeside of Naples sits on Airport-Pulling Road North in ZIP 34109, a short drive from North Naples shopping and NCH North Naples Hospital, with the Gulf beaches, NCH Baker Hospital and both airports farther out. Downtown Naples and the Fifth Avenue South shops lie farther south. Collier County Public Schools assigns three public schools by address.
Every distance on this page is free-flow route miles from the Domain Realty Group route table, measured from the centre of the community; the Airport-Pulling Road gate is a short drive from that point.
School assignment
Collier County Public Schools assigns Lakeside of Naples addresses for 2026 to 2027 to Pelican Marsh Elementary, Pine Ridge Middle and Barron Collier High, each graded A by the state for 2025 to 2026, so verify the assignment by address with the district.
The district sets assignments by exact address, and they can change from one school year to the next. The assignment above was checked for a Citrus Lake Dr address, so run the district's lookup for any other street.
Grocery and shopping
The Publix store that the route table returned, on Pine Ridge Road, is about 3.1 route miles from Lakeside of Naples, and the Airport-Pulling Road corridor carries other shopping centers, including Ridgeport Plaza. For larger shopping, Mercato on Strada Place, with shops, restaurants and an Alamo Drafthouse cinema, is about 2.9 route miles away.
Waterside Shops on Tamiami Trail North, with stores such as Williams Sonoma and Pottery Barn in new spaces, is about 4.9 route miles away, and Coastland Center, the mall on Tamiami Trail North that opened in 1976, sits farther south toward downtown. The Village Shops on Venetian Bay, on Gulf Shore Boulevard, are another option near the water.
Beaches
The Gulf beaches lie west of Lakeside of Naples across Tamiami Trail North. The Clam Pass Park area is about 6.0 route miles away, and the Naples Pier area sits farther south, at the end of the table below. Vanderbilt Beach, Delnor-Wiggins Pass State Park and Lowdermilk Park are other public beaches in the area, named here without a distance.
Downtown Naples
Downtown Naples lies south of Lakeside of Naples. Fifth Avenue South, the downtown shopping and dining street, is about 9.3 route miles away, and the Naples Pier area at the south end of the drive is the farthest of the beach rows in the table.
Hospitals
NCH North Naples Hospital, on Health Park Boulevard, is about 4.0 route miles from Lakeside of Naples, and NCH's location directory lists emergency departments at that campus. NCH Baker Hospital, the downtown NCH hospital with an emergency department, is about 9.1 route miles away.
For walk-in care, NCH runs NCH Medical Group Immediate Care, Vanderbilt, on Vanderbilt Beach Road. Physicians Regional Medical Center, Pine Ridge, on Pine Ridge Road, is a separate hospital with an emergency room. Neither is in the route table, so no distance is given for them. Confirm services and hours with each provider.
Airports
Naples Airport (APF), the city's general aviation airport, is about 6.9 route miles from Lakeside of Naples. Southwest Florida International Airport (RSW) in Fort Myers, run by the Lee County Port Authority and the region's main commercial airport, is about 27.4 route miles away.
How the route miles were measured
The route table measures free-flow driving distance, without traffic or signal delay, from the centre of the Lakeside of Naples footprint by the lake, because neither form of the gate address returned a map point. Every row passed the table's check of road distance against straight-line distance. Rows that failed a check are left out entirely.
| Destination (Domain Realty Group route table) | Free-flow route miles |
|---|---|
| Publix (store returned by the geocoder) | 3.1 |
| NCH North Naples Hospital | 4.0 |
| NCH Baker Hospital (downtown Naples) | 9.1 |
| Waterside Shops | 4.9 |
| Mercato | 2.9 |
| Coastland Center | 7.5 |
| Clam Pass Park area (geocoded point) | 6.0 |
| Naples Pier area (geocoded point) | 10.5 |
| Fifth Avenue South, downtown Naples | 9.3 |
| Naples Airport (APF) | 6.9 |
| Southwest Florida International Airport (RSW) | 27.4 |
The beach rows are geocoded points in each park or pier area. For a wider view, ask our agents or read the Naples area guide.
Airport-Pulling Road widening
Gulf Shore Business reported on September 1, 2025 that Airport-Pulling Road will be widened from four to six lanes between Vanderbilt Beach Road and Immokalee Road, north of the community, with no construction schedule published.
The segment lies north of Vanderbilt Beach Road, and Lakeside of Naples sits south of it, so the work is not at the gate. The same Gulf Shore Business article describes the diverging diamond interchange at I-75 and Pine Ridge Road as under construction; that interchange is the I-75 access south of the community.
The Vanderbilt Beach Road extension
Gulf Shore Business reported on June 10, 2026 that the Vanderbilt Beach Road extension was set to open on June 12, 2026.
The extension carries Vanderbilt Beach Road east of Collier Boulevard, adding an east to west route north of Lakeside of Naples. For other North Naples communities near Airport-Pulling Road, see the Naples communities directory. To talk through a home in any of the three parts, use our contact form, or ask for a home valuation if you own in Lakeside of Naples already.
Does Lakeside of Naples in Naples have an HOA, and what does it cost?
Yes. Every home in Lakeside of Naples belongs to the master association, and each condominium owner also belongs to a condominium association. No association posts its assessment or budget on a public page, so the cost is confirmed from the association's budget and the closing documents, with the dated MLS fee fields below as a guide only.
The Lakeside of Naples Residents Association
The Lakeside of Naples Residents Association is the master association, with a management office on site at 7600 Airport Road North. Its master rules, revised March 20, 2017, cover the common areas, the lake, the clubhouse, the pools, the tennis courts, the entrance and architectural review. The rules name two tiers, the master association and the neighborhood associations, and a complaint about a neighborhood rule goes to that neighborhood association.
Assessments and budgets
No Lakeside of Naples association publishes an assessment, budget or fee schedule online, and association fees are not published by the associations (checked November 4, 2026). The site posts no declaration, bylaws, budget or fee schedule. Listings show a master fee plus a separate condominium or neighborhood fee, which points to two layers of cost for most homes, but those amounts come from listing agents, so a buyer asks for both current budgets.
The lease fees
The master rules carry the only association fees printed in a first-party document: a transfer fee to the association and a processing fee to LNRA-CAM on every lease application, with the amounts in the leasing rule further down this page. The rules list no purchase application fee, capital contribution or resale transfer fee, so those items are confirmed at contract with the association.
Clubhouse and key deposits
The master rules, revised March 20, 2017, list a $300 deposit for a clubhouse rental of up to 75 people and a $10 deposit per key. The clubhouse deposit is refunded after an inspection. Residents reserve parts of the clubhouse through the management office, stay present throughout, hold at most five functions a year and vacate by midnight. The key opens the shower, sauna and weight room.
What the MLS fee fields show
The MLS fee fields on this page are listing-agent entries from the October 29, 2026 export, shown in one table labelled MLS. We tracked the Condo Fee, HOA Fee, Master HOA Fee and Total Annual Recurring Fees fields on every row the MLS ties to each Lakeside of Naples segment, annualised; a blank or zero entry counts as missing. Treat each figure as a prompt for the association's budget, not as a bill.
MLS fee fields by segment
| Segment (MLS, October 29, 2026 export) | Field | Rows with a value | Median | Low | High |
|---|---|---|---|---|---|
| Citrus Gardens (single-family and villas) | HOA Fee/Freq (annualised) | 5 | $3,980 | $2,312 | $4,316 |
| Citrus Gardens (single-family and villas) | Master HOA Fee/Freq (annualised) | 4 | $4,316 | $2,652 | $4,316 |
| Citrus Gardens (single-family and villas) | Total Annual Recurring Fees | 8 | $4,316 | $3,940 | $4,964 |
| Lakeside Gardens A + B (condominium) | Condo Fee (annualised) | 12 | $8,464 | $5,909 | $8,728 |
| Lakeside Gardens A + B (condominium) | HOA Fee/Freq (annualised) | 2 | $8,644 | $8,560 | $8,728 |
| Lakeside Gardens A + B (condominium) | Master HOA Fee/Freq (annualised) | 5 | $2,652 | $2,324 | $8,464 |
| Lakeside Gardens A + B (condominium) | Total Annual Recurring Fees | 15 | $8,560 | $8,464 | $8,884 |
| Lakeside Carriage Homes + Carriage B (condominium) | Condo Fee (annualised) | 6 | $8,920 | $6,809 | $9,460 |
| Lakeside Carriage Homes + Carriage B (condominium) | Master HOA Fee/Freq (annualised) | 3 | $2,300 | $2,300 | $2,652 |
| Lakeside Carriage Homes + Carriage B (condominium) | Total Annual Recurring Fees | 6 | $9,460 | $9,440 | $10,700 |
Listing agents enter these fields by hand and may place one charge in different fields, so the rows for a segment do not add up to a total.
Documents to request
Before signing, a Lakeside of Naples buyer asks for the master budget, the condominium or neighborhood budget, the master rules, the declaration and any rules the condominium association has added. The closing agent orders the estoppel certificate from each association that bills the home. Our Naples agents can help a buyer list what to request.
What do Lakeside of Naples condominium owners in Naples pay and receive?
Lakeside of Naples condominium owners pay a condominium assessment set by their own association plus the master assessment, and neither figure is published by the associations. The condominium association runs its buildings under its declaration, while the master association runs the clubhouse, pools, courts, lake and entrance shared by every home.
Each condominium association sets its own budget
Lakeside of Naples holds four condominiums, each with its own board and budget: Lakeside Gardens Condominium A, Lakeside Gardens Condominium B, Lakeside Carriage Homes and Lakeside Carriage B. A Lakeside Gardens Condominium A listing names insurance, cable TV, internet, water, grounds and the reserve fund among the items its fee covers; that list comes from a listing, not the association, and says nothing about the other condominiums.
Special assessments
A special assessment is a charge a condominium board adds to the regular budget for a cost it does not cover, such as a repair. No Lakeside of Naples association publishes a record of special assessments, and the research for this page found none for 2024 to 2026, which does not show that none exists. The estoppel certificate and the board's records confirm any approved or pending charge.
Reserves
Reserves are money set aside for large future costs. Florida law requires condominium budgets to carry reserves for roof replacement, building painting and pavement resurfacing, plus items over $25,000. Each Lakeside of Naples condominium sets its own reserve schedule, which is not published, so a buyer reads the reserve lines in the budget and asks when each roof was last replaced.
The estoppel certificate
An estoppel certificate is the association's written statement of what the seller owes on the day it is issued. Florida law requires a condominium or homeowners association to deliver one within 10 business days of a written request, with the fee capped by statute. A Lakeside of Naples condominium sale may involve one certificate from the condominium association and one from the master association.
Condominium documents at resale
The condominium associations may add rules: each association's documents govern, and a resale buyer receives them with the disclosure documents. The seller also delivers the declaration, articles, bylaws, the latest financial statement, the budget and the frequently asked questions sheet. For contracts after December 31, 2024, the contract carries a statement on the milestone inspection summary, the turnover report and the structural integrity reserve study.
What are the rental, pet and parking rules in Lakeside of Naples, Naples?
Lakeside of Naples master rules allow leases of at least 30 days, no more than three a year, with fees paid at each lease, one pet per owner site and no pets in leased homes. Street parking is barred overnight, visitor parking runs by permit, and each condominium association may add rules of its own.
Leasing: 30 days and three leases a year
The master rules allow no lease shorter than 30 days and no more than three leases a year, and each lease carries a $50 transfer fee to the association and a $75 processing fee to LNRA-CAM. The rule sits on page 3 of the master rules and counts leases per calendar year. No first-year leasing ban appears in the master rules. Condominium-level leasing terms are not published.
Lease fees at the master level
Each lease application is filed at the Lakeside Management Office with a copy of the signed lease and both fees. The fees apply to every Lakeside of Naples home, whether a Citrus Gardens home or villa or a condominium unit. A condominium association may add its own application step, so a buyer who plans to lease confirms it with that association first.
Pets
The master rules allow one pet per owner site, no pets in a leased site and no pets kept by tenants. On an owner-occupied site the pet is a cat or dog type, leashed outside the home and kept out of the recreation areas and the clubhouse. The master board may order a nuisance pet removed.
Condominium association rules
Each of the four condominium associations in Lakeside of Naples can add rules to the master rules, and those rules are not posted on any public page. Pet, lease and vehicle terms in a condominium's own documents may be stricter than the master rules, so a buyer reads both sets before writing an offer.
Parking and vehicles
The master rules bar street parking from midnight to 6:00 AM, allow trucks from 6:00 AM to midnight, issue visitor parking permits at most twice a year and set a 15 mph speed limit. A first overnight violation draws a warning ticket and a second a tow. Parking on the grass is barred, and only four-wheel passenger cars or vans may be kept on a site or common area.
Visitor parking permits
A visitor's car that stays overnight in Lakeside of Naples parks in the management office lot with a permit from the office, because the street is closed to parking overnight. Each visitor may hold a permit at most twice in a calendar year, and the two permits may not run back to back.
Speed limit
The master rules set one speed limit for every street in Lakeside of Naples, shown in the parking rule above, on page 10 of the rules. It covers every street inside the gate, from Citrus Lake Dr to the Citrus Gardens streets. The same rules bar loud modified vehicles; motorcycles are allowed for licensed drivers.
What are property taxes in Lakeside of Naples, Naples, with worked examples?
Property taxes in Lakeside of Naples run on one 2026 county millage rate with no city levy and no community development district. The median 2026 bill on the county roll differs by segment, and the worked examples below show how the rate applies to each county T12 median, with and without the homestead exemption.
One millage area, one rate
Lakeside of Naples parcels sit in one 2026 millage area, 47, at 9.3696 mills, with no city levy. Every home on the Citrus Gardens plat, in Lakeside Gardens and in the Carriage Homes shares that area, so one bill differs from another because of the taxable value the appraiser sets, not the rate.
Taxes table: the 2026 authority lines
| Taxing authority | Mills, area 47 |
|---|---|
| General Fund | 3.0107 |
| Water Management Fund-South Fl | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School Board, State Law | 1.8990 |
| School Board, Local Board | 2.2480 |
| Collier Mosquito Control | 0.1331 |
| Fire control district, North Collier | 1.0000 |
| Unincorp Gen, MSTD | 0.6844 |
| C.C. Water Pollution Ctrl Pgm | 0.0246 |
| Conservation Collier | 0.1772 |
| Total 2026 millage, area 47 | 9.3696 |
The non-ad valorem line
The 2026 roll shows a $269.77 non-ad valorem line on every home except Lakeside Gardens A, which shows $0.00. A non-ad valorem charge is a flat amount per parcel, not a rate on value. The roll does not name the charge, so a buyer reads the parcel's current tax bill.
No community development district
No CDD assessment appears among the 2026 taxing authorities for Lakeside of Naples parcels. Association assessments are separate from the tax bill: the master and condominium associations bill their owners directly, and those charges are not on the county roll.
Median 2026 tax by segment
The median 2026 tax bill on the roll is $3,116.45 on the Citrus Gardens plat, $2,481.23 in Lakeside Gardens and $2,925.12 in the Carriage Homes. Each is a current owner's bill, shaped by that owner's exemptions and capped value, so it is context for the segment, not a forecast for a buyer.
The homestead exemption
The 2026 roll shows a homestead exemption on 79 of the 144 Citrus Gardens homes, 65 of the 160 Lakeside Gardens units and 38 of the 92 Carriage Homes units. An owner who holds title on January 1 and lives in the home permanently files with the Collier County Property Appraiser by March 1. The additional exemption applies to assessed value above $50,000 on non-school levies.
How the examples are built
The worked examples apply 9.3696 mills to each county T12 median, with and without the 2026 indexed homestead exemption of $25,000 off all levies plus up to $26,411 off non-school levies. Each row treats the county T12 median price (qualified deeds, September 2025 to August 2026) as the taxable value, although the appraiser sets the real taxable value, and leaves out the non-ad valorem line. It is an illustration, not a bill.
| Example (County) | Price | Mills | Ad valorem, no exemption | Ad valorem with homestead ($25,000 + $26,411) |
|---|---|---|---|---|
| County T12 median, Citrus Gardens single-family and villas (area 47) | $516,500 | 9.3696 | $4,839.40 | $4,467.22 |
| County T12 median, Lakeside Gardens A and B (area 47) | $325,000 | 9.3696 | $3,045.12 | $2,672.95 |
| County T12 median, Lakeside Carriage Homes and Carriage B (area 47) | $367,500 | 9.3696 | $3,443.33 | $3,071.15 |
The reset after a sale
The assessed value of a Lakeside of Naples home resets at a sale, so once the county reassesses the home a buyer's bill no longer carries the seller's capped value. After that, Save Our Homes limits yearly growth for an owner who files the exemption. For 2026 that cap is 2.7 percent. Florida's property tax disclosure, s. 689.261, tells a buyer not to rely on the seller's current taxes. A seller can start with our home valuation.
Is Lakeside of Naples in Naples in a flood zone, and how do storms and insurance work?
Flood zone in Lakeside of Naples is read by address. The FEMA readings carried for this page show Zone X at all five sampled points, the evacuation layer reads the same points in one zone, and flood and wind coverage are bought as separate policies, so each parcel and each policy is checked on its own.
Flood zone varies by address
FEMA readings carried from October 21, 2026 show Zone X at all five sampled points in Lakeside of Naples: four in the 0.2 percent annual chance band, including 2671 Citrus Lake Dr in Lakeside Gardens A Building E, and the gate at 7600 Airport Pulling Rd N in the minimal band, so flood zone is read by address; check the parcel. Collier County opened a 90-day appeal period for proposed new flood maps on August 19, 2026.
FEMA readings at five sampled points
The five readings come from the FEMA flood hazard layer as read on October 21, 2026 and were not requested again. Each is one spot on one parcel, not a determination for the building around it, and most Lakeside Gardens and Carriage Homes buildings are unsampled. No base flood elevation is carried for any point.
Readings by point
| Sampled point (FEMA reading, carried October 21, 2026) | Part of the community | FEMA zone at the point |
|---|---|---|
| 2671 Citrus Lake Dr | Lakeside Gardens A, Building E | Zone X (0.2 percent annual chance, combined riverine and coastal) |
| 7600 Airport Pulling Rd N (gate) | Entrance, association parcel | Zone X (minimal) |
| 2864 Mizzen Way | Lakeside Carriage B | Zone X (0.2 percent annual chance, combined riverine and coastal) |
| 2663 Aft Ave | Citrus Gardens single-family | Zone X (0.2 percent annual chance, combined riverine and coastal) |
| 2608 Sailors Way | Citrus Gardens villas | Zone X (0.2 percent annual chance, combined riverine and coastal) |
Evacuation zone
The five sampled Lakeside of Naples points read as Evacuation Zone C (as read 2026-10-21). Evacuation zones are set by the county, are separate from FEMA flood zones and can be redrawn, so an owner confirms the zone for the exact address on the county's lookup each hurricane season.
The county's Community Rating System class
Collier County holds a Class 5 rating in the National Flood Insurance Program's Community Rating System (CRS). The rating applies to eligible policies written through that program and not to private flood policies, so a buyer asks the agent quoting flood coverage whether it has been applied.
Flood and wind are separate policies
Flood is bought as its own policy. For a parcel in Zone X there is no federal purchase requirement, though a lender may still require flood coverage. Citizens is phasing in a flood requirement for most policyholders by 2027, though policies written on a condominium unit owners form are exempt. Under Risk Rating 2.0 each building is priced on its own features. For a condominium unit, the master policy covers the building as the declaration sets out, and the owner's HO-6 policy covers the interior.
Elevation certificates
No carried source gives an elevation certificate for any Lakeside of Naples parcel, so a buyer asks the seller, or the condominium association, whether one is on file. The association's 2017 realtor information sheet says wind mitigation reports can be requested from its office; Florida insurers must offer credits for roof strength, roof covering, roof-to-wall connections and opening protection.
What Florida condominium inspection and reserve laws apply in Lakeside of Naples, Naples?
Two Florida laws reach Lakeside of Naples condominium buildings of three or more habitable stories: the milestone inspection law and the structural integrity reserve study rule. The county's milestone list names six Lakeside Gardens A buildings, and a buyer reads each condominium's inspection and reserve status in the resale documents before closing.
Milestone inspections, s. 553.899
Florida's milestone inspection law, s. 553.899, applies to condominium buildings of three or more habitable stories. Under the 2026 statute text, the first inspection comes by December 31 of the year a building reaches 30 years from its certificate of occupancy, then every 10 years. The association delivers the inspector's summary to each owner within 45 days.
The county's milestone list
As of January 2026, the county's milestone inspection list shows Lakeside Gardens A Buildings D, E, F, M, N and O on Citrus Lake Dr, next due January 1, 2033, and Lakeside Gardens B and both Carriage condominiums have no row. The list is a schedule, not an inspection result; a buyer in a listed building asks the association for the inspector's summary.
| Building (county milestone list, as of January 2026) | Street | Next milestone due |
|---|---|---|
| Lakeside Gardens A, Building F | Citrus Lake Dr | January 1, 2033 |
| Lakeside Gardens A, Building E | Citrus Lake Dr | January 1, 2033 |
| Lakeside Gardens A, Building D | Citrus Lake Dr | January 1, 2033 |
| Lakeside Gardens A, Building M | Citrus Lake Dr | January 1, 2033 |
| Lakeside Gardens A, Building N | Citrus Lake Dr | January 1, 2033 |
| Lakeside Gardens A, Building O | Citrus Lake Dr | January 1, 2033 |
Condominium reserve studies, s. 718.112
Florida's structural integrity reserve study rule, s. 718.112(2)(g), applies to condominium buildings of three or more habitable stories, and a buyer reads the reserve status in the resale documents. The study is repeated at least every 10 years and covers the roof, structure, fire protection, plumbing, electrical, waterproofing, windows and exterior doors.
Reserve status in the resale documents
For a Lakeside of Naples condominium resale, the contract carries a statement on the milestone summary, the turnover report and the structural integrity reserve study, or says the association is not required to have them or has not completed them. Whether any Lakeside Gardens or Carriage Homes association has completed a study is not published, so a buyer asks for the latest one.
Story counts are not confirmed
This page prints no story count for any Lakeside Gardens or Carriage Homes building. The MLS building design field gives a range, not a count, and unit numbers do not settle it. Each condominium association can say in writing whether the milestone and reserve study laws reach its buildings.
What resale cancellation rights apply in Lakeside of Naples, Naples?
A Lakeside of Naples condominium resale carries a cancellation right under the condominium law, measured from the buyer's receipt of the required documents. For a Citrus Gardens home or villa, the recorded documents decide which disclosure law applies, and the cancel window follows that law. Every right described here ends at closing.
Condominium units, s. 718.503
For a resale of a Lakeside Gardens A or B, Lakeside Carriage Homes or Carriage B condominium unit, s. 718.503(2) lets the buyer cancel within 7 days after receiving the required documents, excluding weekends and legal holidays, unless the documents reached the buyer more than 7 days before signing, and the right ends at closing. Any waiver of the right has no effect.
Citrus Gardens homes and villas
For a Citrus Gardens home or villa, the recorded documents decide whether the condominium chapter or Chapter 720 disclosures apply, and where Chapter 720 applies, s. 720.401 lets the buyer cancel within 3 days after receiving the disclosure summary or before closing, whichever comes first. That right applies only where the disclosure summary was not presented before the buyer executed the contract for sale, and the form of the Citrus Gardens association has not been confirmed from the recorded declaration.
Which chapter applies
Chapter 720 does not apply to an association regulated under the condominium chapter, so the recorded documents of each association that bills a Citrus Gardens home decide which disclosure applies to it. The master declaration and any villa or neighborhood declaration on the Citrus Gardens plat decide which disclosure a seller owes, and the title company can confirm it before a buyer signs.
The seller's flood disclosure
A buyer in Lakeside of Naples asks the seller for Florida's flood disclosure before signing, along with the other seller disclosures. The research for this page found no report naming Lakeside of Naples in storm damage coverage, so the seller's disclosure and the association's storm and repair history are where a buyer learns what a home or building has been through.
Who governs Lakeside of Naples in Naples, and what is the zoning?
Collier County governs Lakeside of Naples, which has no city government and sits under planned unit development zoning. Inside the community, the master association runs the common areas, the lake, the clubhouse and the entrance, and four condominium associations run their own buildings, with a management office on site at the entrance.
Unincorporated Collier County
Lakeside of Naples is in unincorporated Collier County, and the county record zones it as the Citrus Gardens PUD under Ordinance 89-25, which is built out. The Naples name comes from the mailing ZIP code, 34109. Our Naples page and the Naples communities list show nearby options.
The Citrus Gardens PUD
The planned unit development carries the name of the Citrus Gardens plat. Within it, every structural change to a home or building needs a request form from the management office and approval by the Architectural Review Board under Section 6.03 of the Master Declaration, with an appeal to the master board.
The master association and four condominiums
The master association covers all 396 homes. The state registers four condominiums under it: Lakeside Gardens Condominium A (108 units) and B (52 units), 160 in all, and Lakeside Carriage Homes (80 units) and Carriage B (12 units), 92 in all. On the Citrus Gardens plat, roll owner lines name villas, patio homes and lake homes associations, whose full legal names are not confirmed.
The gate and entrance
Lakeside of Naples is gated, with a keypad gate at the Airport-Pulling Road entrance where a guest's call rings the resident, under the master rules. The rules call the keypad number a clubhouse call code, and the resident opens the gate by phone. Owners may not share their entry numbers with non-residents, and no instructions may be posted on the keypad.
Management office on site
The Lakeside Management Office sits south of the main gate at 7600 Airport Road North. It takes lease applications, registers boats, books clubhouse functions, issues visitor permits and hands out architectural request forms. No outside management company is named on the association's public site. To talk through a home here, contact our team.
Lakeside of Naples vs Lakeside at Bonita Bay, Lakeside Green and other look-alike names
Lakeside at Bonita Bay in Bonita Springs, Lakeside at Fountain Lakes in Estero, Lakeside Green at Heritage Palms in Fort Myers, the World Tennis Center in ZIP 34105 and Lakewood are separate places, so none of their sales or rules is a figure for Lakeside of Naples. Lakeside of Naples itself sits in Naples 34109, off Airport-Pulling Road North.
Lakeside at Bonita Bay
This Lakeside sits inside Bonita Bay in Bonita Springs, a different city from Naples. A search of the Collier roll found no county number for it; the Bonita Bay name appears as an MLS label, so a listing tagged with it belongs to that community and its own association.
Lakeside at Fountain Lakes
Lakeside at Fountain Lakes is in Estero, not Naples. Its association and sales records are its own, and none of them joins the Lakeside of Naples parcels on Citrus Lake Dr, Sailors Way, Mizzen Way, Aft Ave, Ahoy Ave and Jib Ln.
Lakeside Green at Heritage Palms
Lakeside Green sits inside Heritage Palms in Fort Myers. Its name shares a word with Lakeside Gardens, one of the three Lakeside of Naples segments, but Lakeside Gardens A and B are Naples condominiums on Citrus Lake Dr with separate records.
Other look-alike names
The World Tennis Center in ZIP 34105, also on Airport Road North, holds a condominium association with Lakeside in its name, outside Lakeside of Naples. Lakewood is a different Naples community. Florida's condominium register also lists a Lakeside Gardens Condo and a Lakeside Gardens II in Punta Gorda, none of them in Naples. Add Naples, 34109 or Airport-Pulling to any Lakeside search to keep the results clean.
How do Lakeside of Naples prices compare with nearby Naples communities?
The county peer table below sets the Citrus Gardens single-family homes of Lakeside of Naples beside the single-family plats of seven North Naples communities nearby. The subject row rests on one qualified county deed, so it is context only, and association fees and amenities differ between communities and are not in the county file.
County peer table
| Community (County) | Straight-line miles | Homes | T12 sales | T12 median | Median year built | ZIP |
|---|---|---|---|---|---|---|
| Lakeside of Naples, Citrus Gardens single-family | 0 (subject) | 70 | 1 | $525,000 (1 sale, no median) | 1992 | 34109 |
| Monterey | 1.09 | 157 | 5 | $895,000 | 1996 | 34109 |
| Village Walk | 1.24 | 849 | 47 | $505,000 | 1996 | 34109 |
| IslandWalk | 3.46 | 1768 | 104 | $532,500 | 2001 | 34119 |
| Carlton Lakes | 3.47 | 170 | 9 | $785,000 | 2002 | 34110 |
| Saturnia Lakes | 3.49 | 580 | 27 | $815,000 | 2003 | 34119 |
| Longshore Lake | 3.86 | 474 | 28 | $862,500 | 1995 | 34119 |
| Indigo Lakes | 4.35 | 354 | 13 | $770,000 | 2002 | 34119 |
All rows: Collier County Property Appraiser data of October 27, 2026, qualified improved deeds from September 2025 through August 2026. Distances are straight lines between neighborhood centres, not driving distances.
How the peers were chosen
The comparison is single-family to single-family. The peer search started from a named list of North Naples area communities with single-family plats on the county roll, in ZIP 34109 and nearby ZIP codes, and grouped qualified, improved deeds the same way as the Lakeside of Naples segment figures. A community needed at least 20 single-family homes and at least 3 deeds in the window, and the peers are the seven with the shortest straight-line distances from the Citrus Gardens centre. Sterling Oaks, Laurel Lakes at Laurelwood and Mockingbird Crossing sat farther out, and Napa Ridge had too few deeds. The condominiums and the Citrus Gardens villas are not set against other communities here.
Peer pages on this site
Six of the peers have their own Domain Realty Group pages: Monterey, Village Walk, IslandWalk, Carlton Lakes, Saturnia Lakes and Longshore Lake. Indigo Lakes, the seventh peer, appears in the table without a link. Each page covers its own community, read on its own terms.
How do you buy a home or condo in Lakeside of Naples, Naples, step by step?
Buying in Lakeside of Naples takes six steps: search by segment, make an offer, read the association and condominium documents, inspect and check the flood zone by address, line up insurance and close, then file for homestead. A condominium resale and a Citrus Gardens home or villa differ most in the documents a buyer receives.
Step 1: Search the listings
Lakeside of Naples trades as three segments: the Citrus Gardens homes and villas, the Lakeside Gardens A and B condominiums, and the Lakeside Carriage Homes and Carriage B condominiums. The October 29, 2026 MLS export showed 3 Citrus Gardens listings active, 4 in Lakeside Gardens and 1 in the Carriage Homes. The single-family search on this page also returns the Citrus Gardens villas, so read the property type on each listing.
Step 2: Make an offer
Price an offer against its own segment, never a figure for the whole community. This page carries two record sets, county deeds and the MLS export, and they count sales differently. Under the master rules, showing entry is the owner's or agent's job, a resident's personal keypad number may not be used for showings, and open house signs stand only while an agent or owner is present.
Step 3: Association and condominium documents
A Lakeside Gardens or Carriage Homes condominium resale comes with the disclosure set under s. 718.503(2): the declaration, articles, bylaws, rules, financial statement, budget and the question-and-answer sheet. For a Citrus Gardens home or villa, the recorded documents decide which disclosure law applies, so ask the title agent to pull the declaration early. Order an estoppel certificate from each association that bills the home. For a condominium or a homeowners' association, Florida law (s. 718.116(8) and s. 720.30851) requires the certificate within 10 business days of a written request, with DBPR's current base limit at $299.
Step 4: Inspection and flood determination
Hire a licensed inspector and ask the seller for the roof permit date. The master association's realtor information sheet, dated August 2017, says wind mitigation reports can be requested from its office. Flood zones in Lakeside of Naples are read point by point, so order a flood determination for the exact parcel and ask whether an elevation certificate exists; none turned up in the public sources checked.
Step 5: Insurance quotes and closing
Get quotes before the inspection period ends. A Citrus Gardens single-family home needs its own hazard and wind policy; for a condominium unit the association's master policy carries the building and the owner carries an HO-6 policy for the interior. Florida's s. 627.7011 bars an insurer from refusing a homeowners policy solely because its roof has been in place for less than 15 years. The s. 689.261 disclosure tells the buyer not to rely on the seller's current property taxes.
Step 6: File for homestead
If the home becomes your permanent residence and you own it on January 1, file for homestead with the Collier County Property Appraiser by March 1. For 2026 the exemption takes $25,000 off all levies plus an indexed additional exemption of up to $26,411 off non-school levies. The assessed value resets after a purchase, so the seller's capped value does not carry over to the buyer.

What does it cost to lease out a Lakeside of Naples home?
The master rules, revised March 20, 2017, set two fees for each lease: a $50 transfer fee payable to the association and a $75 processing fee payable to LNRA-CAM. The owner files a lease application with a copy of the lease at the Lakeside Management Office. Condominium associations may add requirements of their own.

Each lease needs approval through the Lakeside Management Office. No first-year leasing ban appears in the master rules, but each condominium association's documents may add terms.
Are pets allowed in Lakeside of Naples?
Owners may keep one pet of a normal household type, such as a cat or dog, per owner site, leashed outside the home and kept out of the clubhouse and recreation areas. Leased homes are different: the master rules allow no pets in a leased site, and tenants may not keep pets of any kind.
Is Lakeside of Naples a gated community?
Yes, Lakeside of Naples is gated. Entry is by keypad at the Airport-Pulling Road North entrance, and a guest uses the keypad to ring the resident, who opens the gate by phone. Owners may not share their entry numbers with non-residents and answer for anyone who comes in on their number, under the master rules.
Which local government serves Lakeside of Naples?
Collier County. Lakeside of Naples has a Naples address in ZIP 34109 but lies in unincorporated Collier County, so Collier County, not a city, is its local government. The 2026 roll places every parcel in one millage area, 47, with no city levy on the tax bill.
What ZIP code is Lakeside of Naples in?
Lakeside of Naples is in ZIP 34109. All 396 homes on the 2026 county roll carry that ZIP, and the association's address is 7600 Airport Pulling Rd N, Naples, FL 34109, where the Lakeside Management Office sits just south of the main gate.
Is there a CDD in Lakeside of Naples?

What are property taxes in Lakeside of Naples?
The 2026 roll applies 9.3696 mills in millage area 47. The median 2026 bill is $3,116.45 on the Citrus Gardens plat, $2,481.23 in Lakeside Gardens and $2,925.12 in the Carriage Homes. A sale resets the assessed value, so a buyer's bill moves off the seller's capped value and a seller's current bill is context only.
Is Lakeside of Naples in a flood zone?
FEMA readings carried from October 21, 2026 put all five sampled Lakeside of Naples points in Zone X, four of them in the 0.2 percent annual chance band and the gate in the minimal band. Flood zones are set parcel by parcel, so check the exact address, and ask the lender about coverage.
What hurricane evacuation zone is Lakeside of Naples in?
The five sampled Lakeside of Naples points, including the gate, read as evacuation Zone C when checked on October 21, 2026. Collier County can redraw its evacuation zones, so confirm the zone for the exact address on the county's lookup each season.
Can I keep a boat on the Lakeside of Naples lake?
Yes, a small one. The master rules allow registered resident boats with single hulls up to 16 feet, plus one twin-hull bass boat style, electric trolling motors only and no trailers. Registration happens at the Lakeside Management Office, and the total is held at 75 boats unless the board approves more.
Can I swim in the Lakeside of Naples lake?
No. The master rules say there is no swimming in the lake. Residents swim in the two pools instead, open from dawn to dusk for owners, registered tenants and accompanied guests, with no glass on the pool deck and no diving. The lake itself is for small registered boats and its fountains.
What amenities does Lakeside of Naples have?
The association lists two pools and a spa, a two-story clubhouse with a sauna, weight room, kitchen, library and game rooms, five clay tennis courts, a playground, shuffleboard, bocce and basketball. The list ends with a 1.5-mile walking path and a 40-acre lake with two lighted fountains, as the association's site describes it.
How big is the Lakeside of Naples lake?
The association's own site describes a 40-acre lake at the centre of Lakeside of Naples, with two lighted fountains and the 1.5-mile walking path around the grounds. The lake parcel belongs to the master association, and the master rules govern boating on it and bar swimming in it.
When were Lakeside of Naples homes built?
Every Lakeside of Naples home on the 2026 county roll dates from 1989 to 1994. The median year built is 1990 on the Citrus Gardens plat and in Lakeside Gardens, and 1991 in the Carriage Homes. County records show zero builder-direct sales in the last 60 months, so every sale in that window was a resale.
What schools are assigned to Lakeside of Naples addresses?
For 2026 to 2027, Collier County Public Schools assigns Lakeside of Naples addresses to Pelican Marsh Elementary, Pine Ridge Middle and Barron Collier High. The state graded each of the three A for 2025 to 2026. Assignments can change, so confirm the schools for the exact address with the district before you buy.
How far is Lakeside of Naples from the beach?
The Clam Pass Park area is about 6.0 route miles from the centre of Lakeside of Naples, and the Naples Pier area about 10.5 route miles, measured on the Domain Realty Group route table under free-flow conditions. Traffic adds time in season.
How far is Lakeside of Naples from the airport?
Naples Airport (APF) is about 6.9 route miles from the centre of Lakeside of Naples, and Southwest Florida International Airport (RSW) in Fort Myers is about 27.4 route miles, both measured under free-flow conditions. Real travel takes longer with traffic and signals, especially on Airport-Pulling Road in season.
How long does a buyer have to cancel a Lakeside of Naples condo purchase?
For a Lakeside Gardens or Carriage Homes condominium resale, s. 718.503(2) gives the buyer 7 days after receiving the required documents, excluding weekends and legal holidays, unless the documents arrived more than 7 days before signing. The right ends at closing. For a Citrus Gardens home or villa, the recorded documents decide the disclosure rule.
Are Lakeside of Naples condominium buildings on the milestone inspection list?
Some are. The county's list, as of January 2026, names six Lakeside Gardens A buildings on Citrus Lake Dr (D, E, F, M, N and O), each next due January 1, 2033. Lakeside Gardens B and the two Carriage condominiums have no row. The list is a schedule, not an inspection result, so ask the association.
Who manages Lakeside of Naples?
The Lakeside of Naples Residents Association is the master association and runs the Lakeside Management Office on site, just south of the main gate. The office handles lease applications, boat registration, clubhouse reservations and architectural review forms. No outside management company is named on the association's public site, as checked on November 4, 2026.
How is Lakeside of Naples different from Lakeside at Bonita Bay?
They are separate communities in separate cities. Lakeside of Naples is in Naples, ZIP 34109, off Airport-Pulling Road North, with its own master association, lake and county records. Lakeside at Bonita Bay is inside Bonita Bay in Bonita Springs, so its listings, sales and rules say nothing about Lakeside of Naples homes.
How long do Lakeside of Naples homes take to sell?
In the October 29, 2026 MLS export, closings from October 29, 2025 to October 29, 2026 took a median of 119 days on market on the Citrus Gardens plat, 72 in Lakeside Gardens and 77 in the Carriage Homes. Those MLS medians rest on 4, 11 and 5 closings, so one slow or quick sale moves them.
What are the parking rules in Lakeside of Naples?
The master rules bar parking on any Lakeside of Naples street from midnight to 6:00 AM, with a warning ticket first and towing on a second violation. Trucks may park only from 6:00 AM to midnight, parking on grass is not allowed, and overnight visitors use the office lot with a permit, at most twice a year.
Ready to buy or sell in Lakeside of Naples?
Domain Realty Group helps buyers in Lakeside of Naples compare Citrus Gardens homes and villas with the Lakeside Gardens and Carriage Homes condominiums, segment by segment, and helps sellers price a home against its own segment's county deeds and MLS records. Our Naples office on Galleria Court works with both sides of the sale.

Thinking of selling in Lakeside of Naples?
A Lakeside of Naples sale is priced against its own segment, so a Carriage Homes unit is never measured against a Citrus Gardens home. Request a free home valuation for your address, read McGreevy and Comisar's guide to Naples real estate for the wider market, or talk with our team about timing.
