Key takeaways for Bent Creek Preserve home buyers in Naples
Bent Creek Preserve in Naples, FL, is a resale market: the county roll shows every platted homesite built, and no builder sells new homes there today. Each takeaway below names its record set and its window, and the full tables follow in the sold and MLS sections, so a buyer can check any figure against its source.
What the county recorded
- Collier County recorded 24 qualified home sales in Bent Creek Preserve on deeds from September 1, 2025 to August 31, 2026, at a $678,500 median for all homes, from $430,000 to $1,090,000.
Detached homes on the county record
- Counted by plat, the detached homes of the base plat, Phase 1A and Phase 2A recorded 20 of those deeds at a $710,000 county median, and the villa deeds are listed one by one in the deed table.
The window before
- The prior 12 months, September 2024 to August 2025, recorded 19 county sales at a $740,000 median for all homes, and the two windows hold a different mix of phases.
What the MLS export showed
- The October 29, 2026 MLS export counted 29 Bent Creek Preserve homes sold at a $685,000 median in its own 12-month window, with 7 active listings and 2 pending on the export date.
County deeds and the MLS export
- Bent Creek Preserve has two record sets on this page, and they never share a sentence: Collier County deeds qualified through August 31, 2026, and the October 29, 2026 MLS export, each with its own window and its own rule for counting a sale.
Homes on the 2026 roll
- By plat, the community holds 285 detached homes and 138 attached villas, 423 homes in all, with no platted homesite left vacant.
No new homes from a builder
- On the county builder-direct test, 0 of the 24 sales in the latest 12 months were flagged builder-direct, so every recorded sale was a resale, and the roll dates the homes from 2014 to 2021.
What a buyer pays beyond the price
- The association's 2025 Sale Application sets the assessment at $1,250 a quarter, as of March 1, 2025, so confirm the current figure on the estoppel certificate.
- Every parcel sits in Collier County millage area 103 at 10.3696 mills for 2026, and the roll shows a $269.77 non-ad valorem total on every built home, with no community development district line.
What the flood maps show
- On FEMA panel 12021C0218H, 401 of the 423 home address points map in Zone AH, with the rest in Zones X or AE, so ask for the home's elevation certificate and the lender's flood determination.

How to read a listing in Bent Creek Preserve
A listing names its development and its subdivision in separate fields, and the October 29, 2026 export counted a row when either field read Bent Creek Preserve or its address joined a Bent Creek Preserve parcel. The listing does not name the plat, so check the street and the lot against the deed table below, or ask an agent to confirm the phase and the product before you compare prices.
Name checks before you search
Bent Creek Village, inside Fiddler's Creek in ZIP 34114, is a different place with its own association, and the searches above read only the label Bent Creek Preserve. Type the full name, Bent Creek Preserve, in any search you run elsewhere, and confirm the ZIP on each listing is 34120.
Where else to look
The searches above cover one community. To compare other parts of Naples, browse every listing we show and narrow it by ZIP, price and property type. A side-by-side read of two communities works best when each search uses the same price line and the same property type.

Bent Creek Preserve in Naples, FL, is a finished planned community of 423 homes in ZIP 34120, on the south side of Immokalee Road east of Collier Boulevard in unincorporated Collier County. One homeowners association governs five recorded plats, there is no community development district, and the sections below place the community, count its homes and explain the plats.
Immokalee Road and Collier Boulevard
Bent Creek Preserve sits on the south side of Immokalee Road east of Collier Boulevard in unincorporated Collier County, Naples ZIP 34120, in an area the association calls North Naples. Naples is the postal name on each address, Collier County governs the land, and the community office is on Bronwood Place inside the entrance.
Five plats and 466 parcels
The 2026 roll carries 466 parcels on five recorded plats: the base plat, Phase 1A, Phase 2A, Phase 2B and Phase 2C. Of those parcels, 43 are tracts and common areas, the clubhouse grounds among them, and the rest are platted homesites. Lot numbers run across the phases, because the later plats were carved from the first.
Homes on the 2026 roll
The 2026 Collier County roll, as of January 1, 2026, shows 423 built homes in Bent Creek Preserve across five plats in ZIP 34120, and no platted homesite is left without a home. By plat, the base plat holds 163 homes, Phase 1A holds 23, Phase 2A holds 99, Phase 2B holds 110 and Phase 2C holds 28.
Detached homes and attached villas, counted by plat
This page splits the homes into two groups by plat. The base plat, Phase 1A and Phase 2A hold the detached homes, 285 in all. Phases 2B and 2C hold the attached villas, 138 in all, where two homes share a wall. Each villa sits on its own fee-simple lot under the same association, and every price sentence on this page names its group.
One association, no district
The Bent Creek Preserve Homeowner's Association, Inc. governs all five plats, and the association runs the clubhouse, the pool and the courts. The 2026 roll carries no community development district line on any Bent Creek Preserve parcel, and the governance and costs sections set out the association's published fees and rules.
Route miles from the community office
On the Domain Realty Group route table, measured free-flow from the community office, NCH North Naples Hospital is 7.5 route miles and Southwest Florida International Airport (RSW) is 27.4 route miles. The neighborhood section lists schools, shopping and the other hospitals, each with its own row from the same table.
A finished planned unit development
Collier County zoned the land as the Bent Creek Preserve PUD, a planned unit development, and the county's planned unit development list now marks it built out. The roll dates the first homes to 2014 and the last to 2021, and no homesite is waiting for a builder.

Across all homes
In the 12 months to August 31, 2026, Collier County recorded 24 home sales in Bent Creek Preserve at a $678,500 median, and every one was a resale on the county test. Those deeds run from $430,000 to $1,090,000, and the median blends detached homes and attached villas, so read it beside the group figures below.
Detached homes by plat
Counted by plat, the county recorded 20 detached home sales in those 12 months at a $710,000 median, and the attached villa sales, too few for a median in prose, sit in the plat table. The base plat recorded 14 of those deeds at a $690,000 county median, and Phase 1A recorded two, at $750,000 and $1,090,000.
Phase 2A and the villa phases
Phase 2A recorded fewer than six deeds in the window, so its median prints only in the plat table, and Phase 2C recorded none. The attached villa deeds in Phase 2B are listed one by one in the deed table above, each with its month, its price and its plat.
How the builder-direct test works
The county sales file carries no seller name, so this page cannot read who sold each home. The county test instead flags a sale as builder-direct when it is the first improved qualified sale of a parcel, in the year built or the next year, or the first sale of a parcel with no home yet on the roll.
Every sale a resale
On that county test, 0 of the 24 sales in the window were builder-direct and all 24 were resales. The test is a heuristic that infers a builder sale rather than proving one, but with every homesite built and the last homes dated 2021, the result matches the community's history.
The prior 12 months
For September 2024 to August 2025, the prior 12 months, the county recorded 19 Bent Creek Preserve sales at a $740,000 median, and this page reads no price change into the gap between that median and the latest window's $678,500. That earlier window held 9 base plat deeds, 1 in Phase 1A and 6 in Phase 2A, a different mix from the latest one.
County sales by calendar year
| Year | Sales | Builder-direct | Resale | Median |
|---|---|---|---|---|
| County 2022 | 17 | 0 | 17 | $767,000 |
| County 2023 | 12 | 0 | 12 | $730,000 |
| County 2024 | 31 | 0 | 31 | $770,000 |
| County 2025 | 15 | 0 | 15 | $630,000 |
| County 2026 (Jan to Aug) | 18 | 0 | 18 | $710,000 |
Each calendar year above counts qualified improved deeds for all homes, and the builder-direct column reads 0 in every year on the county test. A calendar-year median moves with the share of villas and large Phase 1A homes that happened to sell, so compare years by plat in the deed table rather than by the median alone.
Why the window ends in August
Collier County qualifies a deed some weeks after it records, and on the October 27, 2026 county data, August 2026 was the last fully qualified month, with only a small share of September deeds qualified. The latest qualified deed on a Bent Creek Preserve parcel in that data recorded on August 26, 2026.
Reading a single deed
A qualified deed is a recorded transfer that the county has accepted as an arm's-length sale. Its price is what the buyer paid, not an asking price, and the deed table leaves out house numbers and buyer names. An agent can pull the full record for any sale you want to compare with a listing, including the plat, the lot and the date the deed recorded, so a comparison starts from the same kind of home.
What does the MLS show about Bent Creek Preserve homes in Naples?
Bent Creek Preserve in Naples is also tracked in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. Its rows follow their own rules over a window of their own, which is why sold, active and pending counts stay in this section and out of every county sentence.
MLS by product
The October 29, 2026 MLS export, a separate record set, shows 29 Bent Creek Preserve homes sold at a $685,000 median from October 29, 2025 to October 29, 2026, with 7 active listings and 2 pending on the export date.
| Product | Sold | Median sold | Active | Pending |
|---|---|---|---|---|
| MLS detached homes (base plat, Phase 1A, Phase 2A) | 26 | $697,500 | 4 | 2 |
| MLS attached villas (Phases 2B and 2C) | 3 | $430,000 | 3 | 0 |
The sold column counts closings between October 29, 2025 and the export date, and the active and pending columns are counts taken on that date. Across all homes, the sold rows ran from $425,000 to $1,200,000.
Days on market and sale to list
In the October 29, 2026 export, the 29 sold rows show a median of 63 days on market and a median sale-to-list ratio of 95.6 percent, each sale measured against its own list price. The 7 active listings on the export date showed a median of 65 days on market.
Living area in the export
The sold rows in the October 29, 2026 export show a median MLS living area of 2,269 square feet across all homes. Living area is entered by the listing agent, so confirm it on the floor plan and the listing sheet. A two-story plan can show far more living area than its footprint, which is why this page uses the MLS figure for size.
MLS sales by detached plat
Joined to the roll by address, the October 29, 2026 export holds 17 base plat sales at a $695,000 MLS median and 8 Phase 2A sales at a $680,000 MLS median, with 1 Phase 1A sale. No Phase 2C home sold through the MLS in the window.
How MLS rows differ from deeds
We tracked the October 29, 2026 export against the 2026 roll by street address, and all 38 counted rows joined a single Bent Creek Preserve parcel. A deed is a recorded transfer that the county has qualified. An MLS row is a listing entry with its own sold date, and its window runs two months later than the deed window.
What the export leaves out
The export lists only homes marketed through the MLS, so it misses any private sale that never reached it. Its fee fields are typed by listing agents, and the costs sections place them in one labelled MLS fee table, apart from the association's published rate.
New construction in the export
The export carries no new-construction field, so this page uses a proxy that flags a recent year built or a parcel with no home on the roll. By that proxy, 0 of the 38 counted rows in the October 29, 2026 export are new construction, and every listing is a resale.
Two rows that are not this community
Two MLS rows in the export name a look-alike village inside Fiddler's Creek, in ZIP 34114. Neither joins a Bent Creek Preserve parcel by address, so neither is counted anywhere in this section, and the name check in the listings section explains how to keep them out of a search.
Is anyone still building new homes in Bent Creek Preserve?
No builder is selling new homes in Bent Creek Preserve, Naples, today. The 2026 county roll shows every platted homesite built, the last homes date to 2021, and every listing in the October 29, 2026 export is a resale, so a buyer here compares resale homes, resale contracts and the condition of each house.
Build-out on the roll
The 2026 roll counts 423 homes on 423 platted homesites, with 0 vacant, and none of the remaining parcels is a homesite held by a builder. The 43 other parcels are tracts and common areas owned for the community, so no new homesite can come to market inside the five plats.
Three builders, one community
Standard Pacific Homes opened the community in December 2014 as its first in the Naples market. CalAtlantic Homes, formed by that company's October 2015 merger with Ryland, opened new models and the lakefront clubhouse in January 2017. Lennar completed its acquisition of that company on February 12, 2018, and the roll dates Phases 2A, 2B and 2C from 2019 to 2021.
When the last homes were finished
The roll dates the first 6 homes to 2014 and the last 4 homes, in Phase 2B, to 2021. Phases 2A, 2B and 2C carry year-built dates from 2019 to 2021, and Phase 2C's 28 villas all date to 2020.
What a resale contract means
Every purchase here is a resale from an owner, usually on a Florida resale contract, with an inspection period, financing and appraisal terms, and an association approval step written into the timeline. A buyer negotiates with the seller, not a sales office, so price, credits and the closing date are open to negotiation.
What a buyer checks on a 2014 to 2021 home
A home built from 2014 to 2021 can carry an original roof and air conditioner, so ask for the dates of each and for the permit history. An insurer may ask for a 4-point report, and a wind mitigation report can earn credits, so ask the insurer which to order during the inspection period.
The association step before closing
The association reviews each resale buyer through its sale application before closing, and the costs section lists its published fees, dated. Build the review time into the contract, and ask the listing agent for the current application packet early.
Before your first showing
Before you tour a Bent Creek Preserve home, contact us or meet the agents so an agent can pull the deed history, the MLS record and the flood map for that address. Bring the plat and the product to each comparison, since detached homes and attached villas sell in different ranges.
If you own in Bent Creek Preserve
If you own a Bent Creek Preserve home and want a value, send a home valuation request, and an agent will read your plat, your product and the latest recorded sales beside each other. You can also read about Domain Realty Group and how the team works.
What are the five Bent Creek Preserve plats in Naples?
Bent Creek Preserve in Naples is one master plan recorded with Collier County as five plats: the base plat, Phase 1A, Phase 2A, Phase 2B and Phase 2C. The first three hold detached homes and the last pair hold attached villas, all under one association, with every homesite now built.
The county roll lists each home under the plat it was recorded in, so each plat below carries its own count, build years and recorded sales, and the Naples communities directory places Bent Creek Preserve among its neighbors east of Interstate 75.
How the five plats fit one master plan
The plats were recorded in stages from one design. Lot numbers run on from one plat to the next, and the first plat's tract descriptions carve out the later phases by name. Glenforest Drive is the only street that runs through all five. The community office and clubhouse sit on Bronwood Place, which carries only common tracts.
Base plat
The base plat is the original and largest plat. The 2026 county roll counts 163 detached homes here, built from 2014 to 2020, on Greenleigh Court, Glenforest Drive, Woodhurst Drive and Shadow Oak Lane. The Sanctuary and Floresta collections were both sold here, so plans and garages vary by street. The median platted homesite is 0.160 acre, and 57 homes carry a private pool building row. Recorded deeds show 14 qualified sales in the 12 months to August 31, 2026, at a county median of $690,000.
Phase 1A
Phase 1A is the smallest plat and the large-home section. The county roll counts 23 detached homes, all on Glenforest Drive, built from 2015 to 2019, on a median homesite of 0.190 acre, the largest of the five. Fifteen carry a private pool building row. Plans came from the three-car-garage Sanctuary line, including Mockingbird, Heron II and Sandpiper. Two deeds recorded in the 12 months to August 31, 2026, at $750,000 and $1,090,000, too few for a median.
Phase 2A
Phase 2A is the last detached-home plat. The county roll counts 99 detached homes on Glenforest Drive and Foxglove Lane, built from 2019 to 2020, on a median homesite of 0.150 acre, and 36 carry a private pool building row. County records show four qualified sales in the 12 months to August 31, 2026; the median for that small group sits in the plat table below.
Phase 2B
Phase 2B is the larger villa plat. The county roll counts 110 attached villas on Glenforest Drive and Woodhurst Drive, built from 2019 to 2021, including the four 2021 homes that were the last finished in Bent Creek Preserve. The median homesite is 0.100 acre, and no Phase 2B home carries a pool row. Four villa deeds recorded in the 12 months to August 31, 2026; their figures stay in the plat table.
Phase 2C
Phase 2C is the smallest villa plat: 28 attached villas, all on Glenforest Drive, every one with a year built of 2020. Its minor final plat was recommended for recording on November 13, 2018. The median homesite is 0.100 acre, with no pool rows. No qualified deed recorded here in the 12 months to August 31, 2026, so a buyer pricing a Phase 2C villa leans on Phase 2B sales and the home's own listing history.
County figures by plat and product
Each row is one plat on the 2026 county roll. T12 means qualified improved deeds recorded in the 12 months to August 31, 2026.

|---|---|---|---|---|---|
| County Base plat | Detached homes | 163 | 2014 to 2020 | 14 | $690,000 |
| County Phase 1A | Detached homes | 23 | 2015 to 2019 | 2 | $750,000 and $1,090,000 |
| County Phase 2A | Detached homes | 99 | 2019 to 2020 | 4 | $692,500 |
| County Phase 2B | Attached villas | 110 | 2019 to 2021 | 4 | $452,500 |

What are the detached homes in Bent Creek Preserve, Naples?
Bent Creek Preserve in Naples has detached homes in three plats: the base plat, Phase 1A and Phase 2A. They are one-story and two-story homes on their own lots, built from 2014 to 2020 with two-car or three-car garages, and every one for sale today is a resale under the one association.
Detached homes: 285 built on the 2026 county roll
The county roll counts 163 detached homes in the base plat, 23 in Phase 1A and 99 in Phase 2A. The county roll codes all 423 Bent Creek Preserve homes as single-family, yet Phases 2B and 2C hold 138 attached villas that share a wall, so this page counts 285 detached homes and 138 attached villas by plat. Each detached owner belongs to Bent Creek Preserve Homeowner's Association, Inc., which runs the shared grounds and clubhouse.
Detached home sales by plat
Recorded deeds give the detached plats 20 qualified sales in the 12 months to August 31, 2026, at a county median of $710,000. The base plat supplied 14, Phase 1A two and Phase 2A four. Every one was a resale by the county test, with no sale from a builder.
What the MLS records for detached homes
The Southwest Florida MLS adds a later window. In the October 29, 2026 export, detached homes in the base plat, Phase 1A and Phase 2A show 26 sales at a median sold price of $697,500 in the year to that date. The two windows start and end on different days, so the medians differ, and the full MLS table sits in the market section.
Living area the MLS records
Size here is MLS living area as entered by listing agents. In the October 29, 2026 export, the 29 sales across all homes recorded a median of 2,269 square feet. Base plat sales recorded a median of 2,529 square feet over 17 sales, and Phase 2A a median of 2,006 square feet over eight. A buyer confirms living area on the listing and floor plan.
Original builder collections: Sanctuary and Floresta
The first detached homes were sold in two collections. Sanctuary was the larger-home line with three-car garages, with plans such as Egret, Heron, Ibis, Osprey and Sandpiper. Floresta was the mid-size line with two-car garages, with plans such as Dahlia, Juniper, Mulberry, Oleander, Wisteria and Jacaranda. These are historical builder plans, not homes a buyer can order today.
One-story and two-story plans
Most original plans were one story; two-story designs such as Osprey, Ibis, Oleander and Sandpiper Grande added a second floor. The 2015 Floresta lineup ran from three to five bedrooms. The 2019 marketing for the later phases described one-story and two-story plans with 2 to 5 bedrooms, 2 to 4 baths, dens, great rooms and two-car or three-car garages.
Pools on the detached homesites
The 2026 county roll carries a private pool building row on 108 of the 423 built Bent Creek Preserve homes, and none of them sits in the villa phases. Adding a pool needs Architectural Control Committee approval; the 2025 rules require it finished within four months and enclosed by a screen enclosure or fence, with no diving boards, slides or above-ground pools.
Garages and parking rules
Garage size follows the plan: three-car in the Sanctuary line, two-car in Floresta, and both in the later detached plans. Rules in the association's 2025 Sale Application keep vehicles in the garage or driveway and bar overnight street parking from 11 p.m. to 6 a.m., and the association's website adds no street parking on trash days.
What are the attached villas in Bent Creek Preserve, Naples?
Bent Creek Preserve in Naples has attached villas in Phase 2B and Phase 2C, built from 2019 to 2021. Each villa is a one-unit home on its own fee-simple lot that shares one wall with the villa next door, and villa owners belong to the same association and use the same clubhouse as detached owners.
Attached villas: 138 built on the 2026 county roll
The county roll counts 110 villas in Phase 2B and 28 in Phase 2C, the last homes built in Bent Creek Preserve. Both villa plats share a median homesite of 0.100 acre, and the roll shows no pool row on any villa homesite. The 2019 marketing for the later phases sold them under a separate line simply called Villas.
Why the county codes the villas single-family
The property appraiser's use code describes how a parcel is owned and used, not whether a home shares a wall. Each villa is a separately platted lot the owner holds in fee simple, so the roll gives it the same single-family use code as a detached home. The county's building-class field and the association's shared-wall rules separate the two products.
Villa layouts and what the MLS records
The MLS building design field reads Villa Attached on 5 of the counted rows in the October 29, 2026 export and Single Family on the rest, so that field alone misses some villas. The listing does not name the plat, so an agent confirms Phase 2B or Phase 2C by street and lot. Villa prices and living area rest on very few MLS sales, so those figures stay in the MLS table in the market section.
Shared walls and fence rules
The association's 2025 rules set where a villa owner may mount a fence or screen enclosure at the shared wall, so read that rule first. Fences anywhere in the community run only straight back from the home, top out at 48 inches and must be bronze open picket, and any exterior change needs Architectural Control Committee approval first.
Villa sales: where the figures sit
Four villa deeds recorded in Phase 2B in the 12 months to August 31, 2026, and none in Phase 2C. With so few sales, one deed moves a median a long way, so villa figures print only in the plat table above and the MLS table. A buyer reads the individual deeds, current listings and the home's condition side by side.
What villa and detached owners share
Villa and detached owners sit in one association. They pay the same quarterly assessment, use the same clubhouse, fitness center, pool and courts, and follow the same leasing, parking and architectural rules. The dues section of this page carries the association's published figure for every home.
Who built Bent Creek Preserve, from Standard Pacific to Lennar?
Bent Creek Preserve in Naples was opened by one builder that changed hands twice before the last homes were finished. Standard Pacific Homes opened Bent Creek Preserve on December 22, 2014 as its first Naples-market community, and CalAtlantic Homes opened new models and the lakefront clubhouse in January 2017. The final three phases date from after Lennar's 2018 acquisition.
The 2014 opening
The 2014 opening release described two collections, nine floorplans and four furnished models. It named vaulted ceilings, great room layouts, kitchens with a large center island, lanais and owner's suites with a soaking tub and walk-in closets, plus an optional study, second-floor loft or home management center on some plans.
CalAtlantic Homes and the 2017 clubhouse
CalAtlantic Homes was formed by Standard Pacific and Ryland in October 2015. Its January 2017 release introduced eleven one-story and two-story designs, held a grand opening weekend for four new models and opened the lakefront clubhouse with an event salon and catering kitchen. Late 2017 builder pages still showed homesites selling in both collections.
The 2018 acquisition and the later phases
Phases 2A, 2B and 2C were completed from 2019 to 2021, after Lennar's February 12, 2018 acquisition of CalAtlantic, and Lennar marketed the community in 2019. That marketing described a lakeside clubhouse with a fitness center, a pool and spa, tennis, pickleball and bocce courts, and two product lines, Executive Homes and Villas. The county roll shows 183 homes finished in 2019 alone.
Architecture the builder described
Both the 2014 and 2017 releases described exteriors inspired by Spanish, Italianate and European Cottage designs. Each Sanctuary plan came in elevations A, B and C, so one floor plan can look different from street to street. Today any repaint, reroof, fence or driveway change goes through the Architectural Control Committee.
Why no builder sells new homes here today
Every platted homesite now carries a home, and the 2026 county roll shows no vacant homesite in any plat; the last four homes were finished in 2021. A buyer today purchases from an owner, so price evidence comes from recorded deeds and closed MLS sales, never a builder price sheet.
Paperwork a resale buyer asks for
Three builder names between 2014 and 2021 means the paperwork behind each home varies. A buyer asks the seller for the original closing documents, any transferred warranty papers, the plan name and the permit record. Homes from the first plats and the last phases fall under different Florida Building Code editions, covered next.
When were Bent Creek Preserve homes built, and what should a buyer check?
Bent Creek Preserve homes in Naples were built over eight years, from the first six homes in 2014 to the last four in 2021. A buyer of any home from those years checks the roof and its permit, the air conditioning system, the permit history and the insurance reports before the inspection period ends.
Year built on the 2026 county roll
On the 2026 county roll, Bent Creek Preserve homes date from 2014 to 2021, with a median year built of 2019. The roll uses the earliest residence row on each parcel, so a later addition does not change a home's year built.
Homes finished each year
The roll counts 6 homes in 2014, 31 in 2015, 24 in 2016, 43 in 2017, 36 in 2018, 183 in 2019, 96 in 2020 and 4 in 2021. The 2019 jump is when Phases 2A and 2B began, and all 28 Phase 2C villas carry 2020. Year built points to the likely code edition and when the original roof and equipment went in.
Roof: check the permit year
Original roofs went on between 2014 and 2021, and some owners have since replaced theirs. The roof permit year is the date an insurer asks about. Under section 627.7011(5) of Florida law, an insurer may not refuse to issue or renew a homeowners policy on a home with a roof less than 15 years old solely because of how old the roof is. A buyer asks for any reroof permit and its association approval.
Air conditioning system
The air conditioning system is often the costliest equipment in a Florida home. A buyer reads the install date on the outdoor unit's data plate, asks for service records and any replacement permit, and has the inspector check the air handler, drain line and ductwork. Listings seldom say whether the equipment is original.
Permits and the building code edition
The permit date, not the year built, sets the Florida Building Code edition. Homes finished in 2014 fall under the 4th or 5th Edition by permit date, homes from 2015 to 2017 most likely the 5th (2014), homes from 2018 to 2020 the 6th (2017), effective December 31, 2017, and the 2021 homes the 6th or the 7th, effective December 31, 2020. The county permit history confirms the original permit and later work.
The 4-point report
Some Florida insurers ask for a 4-point inspection before writing a policy on a resale home, so ask the insurer whether a home built in these years needs one. It covers the roof, the electrical panel and wiring, the plumbing and the heating and air conditioning equipment, with the condition and install year of each. Ordering it early leaves time to raise findings within the contract.
The wind mitigation report
The wind mitigation report on form OIR-B1-1802 records the building code year, roof covering, roof deck attachment, roof-to-wall connection, roof shape, secondary water resistance and opening protection. It stays valid five years, and Florida law requires insurers to file credits for these features. One unprotected opening, a garage door included, removes the top opening credit.
Architectural approval for changes
The association's Declaration requires Architectural Control Committee approval for any building, pool, roof, fence, deck, patio, wall, driveway or repaint. Hurricane shutters go up no more than 72 hours before a storm and come down within 72 hours after, and new shutter installations need approval. A buyer planning work reads these rules before an offer.
What amenities does Bent Creek Preserve have, and is it gated?
Bent Creek Preserve in Naples has a lakeside clubhouse with an event center and billiard room, a fitness center, a pool and spa, tennis courts converted to hard courts in 2026, pickleball, bocce, half-court basketball and a playground, per the association's website. The association also describes resident and guest gate bars at the entrance.
The lakeside clubhouse
The clubhouse opened with the January 2017 models launch as a lakefront building. The association's website calls it award-winning and lists an event center and billiard room that owners can reserve through the office with a rental form, fees and a deposit. The 2025 rules allow as many as four guests per household unless a party is reserved.
Fitness center
The fitness center in the clubhouse has locker rooms, steam rooms and showers, open 5 a.m. to 10 p.m. per the association's website. Access runs on key fobs; the 2025 rules issue two per household, and an extra or replacement fob costs $50 at the manager's office.
Pool and spa
The pool and spa sit beside the clubhouse and open from dawn to dusk, which the association's FAQ phrases as sunrise to sunset. The 2025 rules bar smoking and vaping by the pool and bar alcohol in the pool area except at scheduled events.
Tennis courts, now hard courts
The association's January 2026 newsletter announced converting the clay tennis courts to hard courts, and the April 2026 newsletter reported the new surfaces done, so older pages describing Har-Tru clay are out of date. Courts open from dawn to 9 p.m., and tennis and pickleball courts are reserved one month in advance.
Pickleball and bocce
Pickleball courts sit with the tennis courts; the association's website does not publish how many there are. The bocce court was renovated in 2024, and resident groups organize bocce and pickleball play, per the association's newsletters.
Half-court basketball and playground
The association's website lists a half-court basketball court and a playground among the shared grounds, and the 2025 rules name the playground and the clubhouse fire pit among the facilities owners and approved lessees may use.
Events, mail and trash
A resident social committee runs holiday parties, food trucks, a community barbecue and seasonal events. Mail arrives at 424 cluster mailboxes, one for each home and one for the office, with 56 shared parcel lockers. Trash and recycling go out Tuesday, trash only Friday.
The entrance gate
The association's own public site calls Bent Creek Preserve a gated community, and its April 2025 newsletter describes separate resident and guest gate bars at the entrance. Owners enter with gate transponders, a replacement costs $50, and tenants register phone numbers for the gate entry system through the lease application.
No golf course or marina
Bent Creek Preserve has no golf course and no marina, and it is not age-restricted. The association's April 2025 newsletter states that the community does not have a golf course, and no club membership comes with a home here.
What is near Bent Creek Preserve: schools, shopping and hospitals?
Bent Creek Preserve sits in Naples ZIP 34120, on the south side of Immokalee Road east of Collier Boulevard, with daily shopping at that corner and larger centers to the west. Distances below are free-flow route miles from the community office on Bronwood Place, from the Domain Realty Group route table run November 3, 2026.
School assignment for 2026 to 2027
The district's 2026 to 2027 lookup assigned a Bent Creek Preserve address to Bear Creek Elementary, Oakridge Middle and Gulf Coast High, and assignment is by address and can change, so confirm it with the district. Bear Creek Elementary opened on August 11, 2025 to relieve Laurel Oak Elementary, so older listings naming Laurel Oak are out of date.
Oakridge Middle and Gulf Coast High
Oakridge Middle School is 2.1 route miles from the community office, and Gulf Coast High School is 2.9 route miles. Bear Creek Elementary has no reliable route-table row, so this page gives it no distance. Collier County Public Schools confirms bus service and assignment for each address.
Daily shopping at Collier Boulevard and Immokalee Road
Groceries, a pharmacy and quick-service dining cluster at the Collier Boulevard and Immokalee Road corner, including the Publix-anchored Shoppes at Pebblebrooke, an Aldi and a CVS. The route table carries no reliable row for these stores, so they print without a distance.
Mercato, Waterside Shops and Coastland Center
Mercato is 10.3 route miles from the community office, Waterside Shops 12.5 route miles and Coastland Center 15.7 route miles. All three sit on the coastal side of the interstate. Resident newsletters point to Mercato for dining out, and the Naples area guide covers these districts.
Hospitals
NCH North Naples Hospital is 7.5 route miles from the community office, Physicians Regional Medical Center, Collier Boulevard is 13.3 route miles, and NCH Baker Hospital, downtown Naples, is 17.0 route miles. NCH also runs a freestanding emergency department on Collier Boulevard, which is not a full hospital.
Downtown Naples and the Naples Pier
Fifth Avenue South, downtown Naples, is 17.5 route miles from the community office, and the Naples Pier is 18.7 route miles. Immokalee Road is the main way west to downtown and the Gulf beaches.
Southwest Florida International Airport
Southwest Florida International Airport (RSW) in Fort Myers is 27.4 route miles from the community office, by Immokalee Road and Interstate 75 north. State work on the Interstate 75 interchange at Immokalee Road is under way.
How the route table is measured
The route table measures free-flow route miles over public roads from the community office, with no traffic or signal delay, so real trips run longer in winter and at rush hour. Browse Naples homes for sale, or contact Domain Realty Group to tour homes with a Domain Realty Group agent.
Who governs Bent Creek Preserve in Naples, and what are the HOA fees?
Bent Creek Preserve in Naples answers to one homeowners' association, and owners belong to no other mandatory association and no club. The association bills a quarterly assessment, published at $1,250 a quarter in its own March 2025 sale packet, and a professional management company runs daily operations from an office at the clubhouse.
Bent Creek Preserve Homeowner's Association, Inc.
Bent Creek Preserve Homeowner's Association, Inc. is the governing body for every home in the community, spelled that way on its own sale packet. Copies of the state record list the association as a Florida not-for-profit corporation filed on December 2, 2013 and active. Use restrictions sit in Section 18 of the recorded Declaration of Covenants, Restrictions and Easements, and the association's rules pages repeat the ones a buyer meets first.
The board and one vote per home
The association's FAQ sheet says each home carries one voting interest. The board has five seats: president, vice president, treasurer, secretary and a director at large. Owners elect the board, and the board adopts the budget, sets the quarterly assessment, approves sales and leases and enforces the rules through the committee process that Florida law requires before a fine.
The management company
Seacrest Southwest Property Management manages the association, named on the header of the 2025 Sale Application and on the association's public website footer. The company keeps a community association manager and an administrative assistant in the association office at the clubhouse, 9350 Bronwood Place, Naples, FL 34120. Owners pay assessments through the company's online system, and the company handles the paperwork a title agent orders for a resale.
The published assessment
The association's 2025 Sale Application, with fees revised March 2025, sets the assessment at $1,250 a quarter as of March 1, 2025, so ask for the estoppel certificate to confirm the current figure. The FAQ sheet in that packet lists the due dates as January 1, April 1, July 1 and October 1. No 2026 sale packet was posted on the association site when this page was checked.
MLS fee field from the October 29, 2026 export
We tracked the HOA fee field on every Bent Creek Preserve row in the Southwest Florida MLS, as entered by listing agents, export of October 29, 2026. The only other fee figures on this page are what listing agents typed into the October 29, 2026 MLS export, shown in the MLS fee table as supporting data and never as the association's rate.
| Field | Rows filled | Median annual | Range |
|---|---|---|---|
| MLS HOA fee field, annualized | 17 of 38 rows | $5,600 | $3,600 to $5,600 |
| MLS HOA fee field typed as $1,400 a quarter | 15 of 38 rows | n/a | n/a |
Listing-agent entries suggest the quarterly figure may have changed for 2026, and the estoppel certificate is the current number for any home under contract. Many rows leave the field blank or at zero, and a blank row is counted as missing, never as a zero.
What the 2024 budget paid for
The newest budget the association has published is the approved 2024 budget, a total of $1,884,603 for 423 units, printed in the 2024 resale packet. Grounds maintenance took $865,523 of it, including front-yard landscape care for each home. Administration took $443,147, reserve contributions $277,837, utilities $156,012 and building maintenance $142,084. Ask for the current budget and the reserve study.
One association, no club and no district
The FAQ sheet answers no to membership in any other association and no to rent or land use fees for recreational facilities. Bent Creek Preserve has no equity club, no initiation fee and no food minimum. The FAQ also answers no to pending litigation over $100,000. The county roll shows no community development district, covered in the tax section below.
What does a Bent Creek Preserve buyer pay at closing and to the association?
A Bent Creek Preserve buyer in Naples pays the association two one-time charges on top of the quarterly assessment: a community enhancement fee at closing and a resale application processing fee. Both are dated in the association's March 2025 sale packet, and the closing statement and the association's certificate confirm what is owed.
The community enhancement fee
The same packet sets a $2,500 community enhancement fee paid by the buyer at closing and a $250 resale application processing fee, both as of March 1, 2025. The FAQ sheet words the first charge as a community enhancement fee due from the buyer at closing. Earlier association packets, from 2022 and from January 2024, showed this charge at $1,500, so confirm the amount on the closing figures.
The resale application processing fee
The resale application check-off sheet asks for the processing fee payable to the management company, and the packet marks that fee as revised March 2025. Earlier 2022 and 2023 forms showed $50. Submit the fee with the full application so the board can review the sale without a second round of paperwork.
What the application packet asks for
The check-off sheet asks for the completed application and an owner information update form, a signed no overnight parking form, signed rules and clubhouse rules pages and a legible copy of the full sales contract signed by both parties. For each pet, the buyer lists the type, breed and weight and adds a photo and a copy of the rabies record.
Approval timing
The 2025 packet gives no number of days for a resale decision, and no interview requirement appears in its text. Ask the management company for its current turnaround when the contract is signed, and build that time into the contract dates. The recorded Declaration may say more than the packet, so a buyer's agent reads both.
Showings by appointment only
Rule 18.5 in the association packet says open house style showings for resale are not allowed and homes must be shown by appointment only. Garage sales are not allowed either. A buyer tours Bent Creek Preserve homes through scheduled appointments, and a Domain Realty Group agent can line up several on one visit.
No For Sale signs
Rule 18.42 bars political, campaign, commercial and advertising signs, and it names For Sale and real estate signs among them. Short celebration signs may stay up for 48 hours and graduation signs for one week. A home for sale in Bent Creek Preserve carries no yard sign, so the listing itself is the marker.
Special assessments
The 2024 and 2025 packets disclose no special assessment, and the association has not published a 2026 packet. A Florida association can vote one later under its documents. The certificate the association issues before closing lists any assessment that is due, and the buyer's contract should say who pays one adopted before closing.
What are the leasing and pet rules in Bent Creek Preserve, Naples?
Bent Creek Preserve in Naples allows leasing with limits: two leases a year, whole home only, board approval first. The association publishes the cap in two wordings, so ask which one the board applies. Pets are allowed under published leash and waste rules, and the association publishes no limit on number, breed or weight.
The two published wordings
The rules page caps leasing at two leases in any calendar year, while the association's FAQ says no more than 2 leases in any 12-month period, so ask which reading the board applies. The rules page wording is rule 18.27 in the 2025 Sale Application, and the FAQ wording is dated as of March 1, 2025. The two readings count differently across a January 1.
Board approval and the 20-day rule
The lease rules say the board of directors or the manager must approve all rentals. The rental application, with its processing fee, must reach the association at least 20 days before the lease starts. The 2024 lease form does not print the lease application fee, so ask the management company for the current amount before you set a start date.
Whole-home leases, in writing
A home may be leased only in its entirety, and every lease must be in writing and approved before it begins. Subleasing and assignment by the tenant are not allowed. The lease form has the tenant agree to park only in the garage or driveway, and owners stay responsible for damage a tenant, visitor or guest does to the common areas.
Fines for unapproved leasing
The association's lease rules allow fines of up to $100 per day, or up to $1,000, for leasing without approval. That wording tracks the Florida default for association fines, which also needs written notice and a hearing before a committee. A lease that starts before approval puts the owner, not the tenant, in front of that process.
Minimum lease term
The shortest lease the association allows: Information not available at time of publishing (checked 2026-11-03). No public document checked for this page states a minimum term, so ask the association for the Declaration section that governs leases and read it before you sign a purchase contract that depends on leasing the home.
Pet rules as published
Rule 18.34 says a pet must be attended and on a leash whenever it is outside the house. Pets use the designated pet walking areas, not other owners' lawns, owners pick up waste, and animals are not left alone on lanais. The clubhouse rules keep animals out of the clubhouse, the pool area and the fitness room. A limit on the number, breed or weight of pets: Information not available at time of publishing (checked 2026-11-03).
Parking and vehicle rules
Buyers sign that they will park only in the garage or driveway. Street parking is not allowed from 11 p.m. to 6 a.m. or on trash collection days, and cars left on the street overnight are towed at the owner's expense. Car covers are prohibited, and vehicle and boat repairs outside a garage are not allowed except in an emergency.
Architectural approval
The Architectural Control Committee must approve in writing any exterior change before work starts, from paint and screen doors to pools, fences and solar panels. Pools must be finished within four months, with a $250 extension, and enclosed by a screen cage or fence. Sheds and pergolas are not permitted, and appeals get a written answer within 30 days of the rehearing.
What are property taxes on a Bent Creek Preserve home in Naples?
Bent Creek Preserve homes in Naples sit in one Collier County millage area, so every owner pays the same 2026 rate per dollar of taxable value. A buyer's bill depends on the taxable value after the sale, homestead status and one flat non-ad valorem line, and the 2026 roll shows no community development district charge.
One millage area, 103
Every Bent Creek Preserve parcel sits in Collier County millage area 103 at 10.3696 mills for 2026, with no municipal millage, and the Greater Naples Fire Rescue District line is 2.0000 mills of that total. Bent Creek Preserve lies in unincorporated Collier County, so no city levy is added, and the county roll lists ten taxing authority lines for the area.
Taxes table: the 2026 authority lines
| Taxing authority | Area 103, mills |
|---|---|
| Collier County general fund | 3.0107 |
| South Florida Water Management District | 0.0948 |
| Big Cypress Basin | 0.0978 |
| School board, state law | 1.8990 |
| School board, local board | 2.2480 |
| Collier Mosquito Control District | 0.1331 |
| Greater Naples Fire Rescue District | 2.0000 |
| Unincorporated general MSTD | 0.6844 |
| Water pollution control program | 0.0246 |
| Conservation Collier | 0.1772 |
| Total 2026 millage | 10.3696 |
No community development district
Bent Creek Preserve lies in no community development district, and the 2026 roll shows the same $269.77 non-ad valorem total on every built home. The association's quarterly assessment is billed by the association and never appears on the county tax bill, so a buyer budgets the two separately.
The homestead exemption
Under s. 196.031, an owner who holds title and lives in the home as a permanent residence on January 1 can claim an exemption on the first $25,000 of assessed value from all taxes. A second exemption on assessed value above $50,000 applies to non-school levies, set at up to $26,411 for 2026. School levies get the first $25,000 only.
What the 2026 roll shows on built homes
The 2026 Collier County roll puts the median total tax bill on built Bent Creek Preserve homes at $4,391.11, including the non-ad valorem line. Homestead exemptions appear on 294 of the 423 homes. Those medians are current owners' bills, many carrying years of homestead protection, so they are not a forecast of a buyer's first bill.
The reset after a sale
A seller's homestead protection does not pass to the buyer. The assessed value resets to market value on the January 1 after the purchase, and a new owner who qualifies files for a new homestead exemption with the Collier County Property Appraiser. Budget from the worked examples in the next section rather than from the tax line on a listing.
What do worked cost examples show for a Bent Creek Preserve home?
Bent Creek Preserve worked cost examples for Naples apply the 2026 area 103 millage to the county's 12-month median sale price for each product group, with and without homestead. Each row is an illustration of the arithmetic, not a bill, and a buyer's real taxable value comes from the property appraiser after the purchase.
How the examples are built
| Example | Market value | Taxable (non-school) | Homestead exemptions | Ad valorem | Non-ad valorem (roll total) | Total | Area |
|---|---|---|---|---|---|---|---|
| County median-value detached home non-homestead | $710,000 | $710,000 | $0 | $7,362.42 | $269.77 | $7,632.19 | 103 |
| County median-value detached home homestead | $710,000 | $658,589 | $51,411 | $6,938.83 | $269.77 | $7,208.60 | 103 |
| County median-value attached villa non-homestead | $452,500 | $452,500 | $0 | $4,692.24 | $269.77 | $4,962.01 | 103 |
| County median-value attached villa homestead | $452,500 | $401,089 | $51,411 | $4,268.66 | $269.77 | $4,538.43 | 103 |
Market value in each row is the county's recorded median for that product group over the 12 months to August 31, 2026, treated as if it were the assessed value.
The detached home example, without homestead
For a detached home at the county's recorded median price with no homestead, the taxable value equals the market value in the table. At 10.3696 mills the ad valorem tax comes to $7,362.42, and adding the non-ad valorem roll total gives $7,632.19. That is the shape of a first bill for an owner who does not claim homestead.
The detached home example, with homestead
The same detached home with homestead takes $51,411 in exemptions off the non-school taxable value, while school levies get the first $25,000 only. The ad valorem tax drops to $6,938.83 and the total to $7,208.60 in the illustration. The exemption applies from the first January 1 on which the owner qualifies and files.
The attached villa examples
The two villa rows use the county's recorded median for Phases 2B and 2C, a small set of sales, so those figures sit in the table only. The arithmetic matches the detached rows: the same area 103 millage, the same homestead exemptions and the same non-ad valorem roll total, applied to a lower market value.
Per $100,000 of taxable value
At 10.3696 mills, each $100,000 of taxable value carries $1,036.96 in 2026 ad valorem tax across all ten area 103 lines. That rule of thumb lets a buyer scale the examples to any price, then add the flat non-ad valorem line. Taxable value after a sale can differ from the contract price, so treat the result as a range check.
What the examples leave out
The examples leave out the association assessment, the community enhancement fee, insurance and any lender escrow cushion. They also assume the property appraiser's market value matches the median sale price, which may not hold for a given home. Ask the Collier County Property Appraiser's estimator, or the closing agent, for a figure on the exact parcel.
Is Bent Creek Preserve in Naples in a flood zone, and how do storms and insurance work?
Bent Creek Preserve in Naples has the large majority of its home address points in a FEMA special flood hazard area, so a federally regulated or federally backed lender will require flood insurance on a home in that area. The lender's flood determination on the exact address governs, and the home's elevation certificate drives the flood quote.
The effective FEMA map
On FEMA panel 12021C0218H, effective May 16, 2012, 401 of 423 Bent Creek Preserve home address points map in Zone AH, a shallow-ponding special flood hazard area, with the rest in Zones X or AE, so the lender's flood determination on the exact address governs. The count comes from Collier County's republished FEMA layer, checked November 1, 2026.
What Zone AH means
Zone AH marks a 1 percent annual chance shallow-flooding area, usually in the form of a pond with an average depth of 1 to 3 feet. Citizens lists AH among the special flood hazard zones on its own flood page. A federally regulated or federally backed lender must require flood insurance on a building in such a zone, and a lender may require it elsewhere too.
No published base flood elevation
The flood layer carries no base flood elevation for the Bent Creek Preserve area, and the county's base flood elevation lines show none inside the community. Ask the seller for the home's elevation certificate. Collier County's elevation certificate layer lists 98 certificates on Bent Creek Preserve parcels, most from building permits issued from 2014 to 2020.
The preliminary map
Collier County announced that FEMA released preliminary flood maps for the county, with a 90-day appeal period that began on August 19, 2026 and a target effective date in summer 2027. What the preliminary map shows for Bent Creek Preserve was not checked for this page. The effective map governs until FEMA makes the new map effective, and a lender uses the effective map at closing.
Hurricane evacuation zone
Collier County places Bent Creek Preserve in Evacuation Zone E. The community sits inland on the south side of Immokalee Road, east of Collier Boulevard. Evacuation zones are about storm surge and are set by the county, while flood zones come from FEMA, so the two answer different questions. Confirm the evacuation zone for the address before each hurricane season.
Storm records
The National Weather Service office in Miami placed Hurricane Ian's 2022 Collier storm surge south and west of US 41 and along the Gordon and Cocohatchee rivers, while Bent Creek Preserve sits miles inland. No association, county or news record about storm water inside the community was found for this page, so ask the seller for the disclosure and the insurer's claim history on the house.
Flood and wind are separate policies
Collier County's 2026 flood newsletter says most homeowner insurance policies do not cover damage caused by flooding. A Bent Creek Preserve buyer prices a homeowners policy with wind coverage and a separate flood policy, from the National Flood Insurance Program or a private carrier. Get both quotes during the inspection period, with the elevation certificate in hand.
Citizens and the flood requirement
Citizens Property Insurance Corporation says on its own flood page, read November 3, 2026, that a wind-covered personal residential policy in a special flood hazard area, Zone AH included, must have and maintain flood insurance. Away from those zones, the rule reached dwellings insured at $400,000 or more on January 1, 2026, and covers all such policies regardless of value from January 1, 2027.
Roof and wind mitigation reports
Under s. 627.7011(5), a Florida insurer may not refuse to issue or renew a homeowners policy on a home with a roof less than 15 years old solely because of how old the roof is. A wind mitigation report on the state form OIR-B1-1802 records roof deck attachment, roof-to-wall connection, roof shape and opening protection, stays valid for five years and can earn credits under s. 627.0629.
What Florida rules apply when you buy in Bent Creek Preserve?
A Bent Creek Preserve buyer in Naples meets three Florida rules most directly: the homeowners' association disclosure summary under s. 720.401, the association's certificate of amounts owed under s. 720.30851 and the homestead assessment reset under s. 193.155. Florida law also sets the association's fine process, its rental amendment limits and owners' access to records.
The HOA disclosure summary, s. 720.401
Under s. 720.401, a prospective parcel owner must be presented a disclosure summary before signing the contract for sale. It says the buyer will be obligated to be a member of the homeowners' association and that assessments may be subject to periodic change. If the summary comes after signing, the buyer may void the contract in writing within 3 days after receiving it or before closing, whichever comes first.
The estoppel certificate, s. 720.30851
Under s. 720.30851, the association issues the certificate within 10 business days of a request. The statute caps the fee at $250 when nothing is delinquent, plus $100 for delivery within 3 business days and as much as $150 more if the account is delinquent, amounts it adjusts every 5 years for inflation. The certificate stays effective for 30 days when hand delivered or e-mailed, and 35 days by mail.
The homestead assessment limit, s. 193.155
Save Our Homes, s. 193.155, limits the yearly increase in assessed value on a qualifying Florida primary residence to 3 percent or the change in the consumer price index, whichever is lower, and the 2026 limit is 2.7 percent. The limit ends with a sale, and the new owner's assessed value resets to market value on the next January 1.
Fines and hearings, s. 720.305
Under s. 720.305, an association may fine up to $100 a violation, with a $1,000 cap on a continuing violation, after 14 days' written notice and a hearing before a committee of owners. The association's own lease penalty wording follows that pattern. Read the rules pages before closing, because the new owner answers for violations from closing day.
Rental amendments, s. 720.306
Under s. 720.306(1)(h), a rental restriction added after July 1, 2021 binds only owners who buy later or who consent, except a restriction on leases under six months or on leasing more than three in a calendar year. Whether Bent Creek Preserve's two-leases-a-year rule binds a given owner depends on its adoption date, so ask the association for that date on each lease rule.
The 2024 HOA law changes
House Bill 1203, effective July 1, 2024, added director education, records and meeting rules and fine hearing changes, and it bars an association from stopping owners, tenants or guests from parking in their own driveway. Chapter 720 rules still sit beside the recorded Declaration, so read both. To compare other options, browse Naples communities or homes for sale, see what your current home is worth with a home valuation, or contact the team. The Naples guide covers the wider market.
Bent Creek Preserve vs Bent Creek Village and other look-alike names: which is which?
Bent Creek Preserve is the Naples community in ZIP 34120, on the south side of Immokalee Road east of Collier Boulevard, with one homeowners association and five recorded plats. A similar name belongs to a village inside Fiddler's Creek, and search results often mix the two, so check the ZIP and the full name on every listing.
A separate village inside Fiddler's Creek
Bent Creek Village is a separate village inside Fiddler's Creek in ZIP 34114, so none of its sales, fees or rules is a Bent Creek Preserve figure. This page never merges a deed, a listing or a rule from that village into any count here.
Why a search on the short name mixes results
A Google search on the two-word name with "Naples" returned Bent Creek Preserve pages beside listings and street addresses in Fiddler's Creek on November 3, 2026, and autocomplete offered a street in the Fiddler's Creek village. Other streets and places whose names begin with the same word share no plat, association or record set with Bent Creek Preserve, so this page uses the full three-word name every time.
How to tell the two apart on a listing
Read three lines before you book a showing. The ZIP for Bent Creek Preserve is 34120. The association is Bent Creek Preserve Homeowner's Association, Inc., with its office at the clubhouse. The legal description on the deed names a Bent Creek Preserve plat, from the base plat through Phase 2C. If any of the three differs, the home is somewhere else.
How do Bent Creek Preserve home prices compare with nearby Naples communities?
Bent Creek Preserve home prices in Naples sit among eight nearby communities that differ in build years, home size, product and club structure, so the fair comparison puts each one on a single county basis. The peer table below does that with single-family coded homes only, and the prose around it carries no neighbor figure.
County peer table
Each row counts qualified Collier County deeds on use 1 homes in the 12 months to August 31, 2026, and the distance runs in a straight line between plat centers, not along a road.
| Community | Straight-line miles | T12 use 1 sales | T12 median |
|---|---|---|---|
| County Bristol Pines | 0.91 | 10 | $382,500 |
| County Mockingbird Crossing | 1.17 | 10 | $1,016,250 |
| County Indigo Lakes | 1.29 | 16 | $807,500 |
| County Heritage Bay (single-family plats) | 1.55 | 14 | $980,000 |
| County Island Walk | 2.34 | 111 | $520,000 |
| County Saturnia Lakes | 2.43 | 27 | $815,000 |
| County Riverstone | 2.88 | 33 | $920,000 |
| County Stonecreek | 3.62 | 36 | $1,180,000 |
How to read the peer table
A T12 median is the middle qualified deed among one community's use 1 sales in that window. The set keeps eight eligible communities, each with at least 20 single-family coded homes in ZIP 34119 or 34120, ranked by straight-line distance. A row with few sales can swing on one closing, so read the low-count rows with care.
Why no neighbor figure carries over
Bristol Pines, Mockingbird Crossing, Indigo Lakes and the other peers are separate developments with their own associations, so none of their sales, fees or rules is a Bent Creek Preserve figure. A gap between two rows reflects product, size, build year and club cost as much as location.
Peer pages on this site
Five of the peers have Domain Realty Group pages: Heritage Bay, Island Walk, Saturnia Lakes, Riverstone and Stonecreek. Bristol Pines, Mockingbird Crossing and Indigo Lakes have no linked page here yet, so they appear in the table only.
How do you buy a home in Bent Creek Preserve, Naples, step by step?
Buying a home in Bent Creek Preserve, Naples, is a resale purchase, because the builders finished the community and every listing comes from an owner. The seven steps below run from choosing a plat to closing, with the association approval, the estoppel certificate and the flood papers in order. This is general information, not legal advice.
Step 1: Choose the product and the plat
Decide first between a detached home in the base plat, Phase 1A or Phase 2A and an attached villa in Phase 2B or Phase 2C. Each villa is its own fee-simple lot that shares a wall, under the same association and assessment.
Step 2: Write the resale contract
A resale contract sets the inspection period, financing terms and closing date. Before you sign, Florida s. 720.401 requires that you be presented the statutory HOA disclosure summary, and the association's fact sheet, dated March 1, 2025, is a separate page in its sale packet, so ask for the statutory form itself.
Step 3: File the association application
The 2025 Sale Application asks for the completed application and owner update forms, the processing fee payable to the management company, a signed overnight parking form, signed rules and clubhouse rules pages, and a copy of the signed contract, plus a photo and rabies record for each pet. Approval timing is not published, so file early.
Step 4: Order the estoppel certificate
Florida s. 720.30851 governs the certificate that states what the seller owes the association at closing, including the current quarterly assessment, any unpaid charges and the community enhancement fee the buyer pays. The seller or the closing agent usually orders it, and it matters because the public fee sheet dates from March 2025.
Step 5: Inspect the home
Hire an independent inspector inside the inspection period. Bent Creek Preserve homes date from 2014 to 2021 on the county roll, so ask for the roof permit year, the air conditioning install year and the permit history, and add a 4-point report and a wind mitigation report for the insurer.
Step 6: Get the flood determination and the elevation certificate
The lender orders a flood determination on the exact address. On the effective FEMA panel, 401 of the 423 home address points in Bent Creek Preserve map in Zone AH, and no base flood elevation is published for those areas. Before the inspection period ends, request the seller's elevation certificate for that address.
Step 7: Gather insurance quotes and close
Get wind and flood quotes before the inspection period ends. Citizens requires a flood policy on wind-covered homes in a special flood hazard area, and the AH zone counts as one. The buyer pays the community enhancement fee at closing.
Frequently Asked Questions about homes for sale in Bent Creek Preserve, Naples
How many homes are in Bent Creek Preserve in Naples?
The 2026 Collier County roll shows 423 built homes in Bent Creek Preserve across five plats, and no platted homesite is empty. Counted by plat, 285 are detached homes in the base plat, Phase 1A and Phase 2A, and 138 are attached villas in Phases 2B and 2C.
Where is Bent Creek Preserve located in Naples?
Bent Creek Preserve lies in unincorporated Collier County, Naples ZIP 34120, on the south side of Immokalee Road east of Collier Boulevard, in an area the association calls North Naples. The association office sits at the clubhouse on Bronwood Place, and one homeowners association governs the whole planned unit development.
Is Bent Creek Preserve part of Fiddler's Creek?
No. Fiddler's Creek is a separate community in East Naples, ZIP 34114, and the village there with a similar name has its own plat, its own association and its own records. Bent Creek Preserve is in ZIP 34120, so check the ZIP and the legal description on any listing before you compare prices.
Who built Bent Creek Preserve?
Standard Pacific Homes opened Bent Creek Preserve in December 2014 as its first community in the Naples market. CalAtlantic Homes, formed when Standard Pacific merged with Ryland, opened new models and the clubhouse in January 2017. Lennar completed its combination with CalAtlantic on February 12, 2018, and marketed the community in 2019.
When were Bent Creek Preserve homes built?
The 2026 county roll dates Bent Creek Preserve homes from 2014 to 2021, with a median year built of 2019. Phases 2A, 2B and 2C carry roll years from 2019 to 2021. Ask for permit records on the roof and air conditioning of any home.
Can you buy a new construction home in Bent Creek Preserve?
No. Every platted homesite in Bent Creek Preserve has a home, and no builder sells there today. On the county builder-direct test, all 24 qualified sales in the 12 months to August 31, 2026 were resales. The association approves each sale.
What have Bent Creek Preserve homes sold for in county records?
Collier County recorded 24 qualified home sales in Bent Creek Preserve in the 12 months to August 31, 2026, at a $678,500 median across all homes. Counted by plat, the 20 detached home deeds in that window had a $710,000 median, and the attached villa deeds appear in the plat table only.
What does the MLS show for Bent Creek Preserve homes?
The October 29, 2026 export of the Southwest Florida MLS lists 29 Bent Creek Preserve homes sold in the year to that date, at a $685,000 median. On the export date, 7 homes were active and 2 were pending. Listing agents enter these rows, so the MLS is a separate record set.
Why do the county and MLS sale counts differ?
The county counts every qualified deed recorded from September 1, 2025 through August 31, 2026. The MLS counts closings that listing agents entered in a window ending October 29, 2026. The windows overlap but do not match, so a sale can sit in one set and not the other.
What did Bent Creek Preserve homes sell for in the year before?
For September 2024 to August 2025, Collier County recorded 19 Bent Creek Preserve sales at a $740,000 median across all homes. Both windows mix detached homes and attached villas from different plats, so compare the plats in the deed table rather than reading a price change from the two medians.
What are the attached villas in Bent Creek Preserve?
The attached villas are the homes in Phases 2B and 2C, where pairs of homes share one wall. The county roll codes them single-family, yet each is a separate fee-simple lot under the same association as the detached homes. Villa sales are few, so their figures stay in the tables.
What are the HOA fees in Bent Creek Preserve?
The association's 2025 Sale Application, with fees revised March 2025, lists the assessment at $1,250 a quarter as of March 1, 2025, due January 1, April 1, July 1 and October 1. No newer packet is public, so confirm the current quarterly figure on the estoppel certificate before closing.
What does a Bent Creek Preserve buyer pay the association at closing?
The association's fact sheet, dated March 1, 2025, sets a $2,500 community enhancement fee due from the buyer at closing. The resale application adds a $250 processing fee, revised March 2025. Earlier packets showed a lower enhancement fee, so confirm with the association that both amounts still apply before you sign the contract.
Does Bent Creek Preserve have a CDD?
No. Bent Creek Preserve sits in no community development district, and the 2026 roll shows a $269.77 non-ad valorem total on every built home, the same line on each parcel. The association's fact sheet also says owners belong to no other association and pay no recreational rent or land use fees.
What are property taxes on a Bent Creek Preserve home?
Every Bent Creek Preserve parcel sits in Collier County millage area 103 at 10.3696 mills for 2026, or $1,036.96 of ad valorem tax per $100,000 of taxable value. The 2026 roll shows a $4,391.11 median total bill on built homes. After a sale, the assessed value resets to market value on the next January 1.
Is Bent Creek Preserve in a flood zone?
On FEMA panel 12021C0218H, effective May 16, 2012, 401 of the 423 home address points in Bent Creek Preserve map in Zone AH, and the rest map in Zones X or AE. The lender's flood determination on the exact address decides whether flood insurance is required, so ask for the elevation certificate.
Which hurricane evacuation zone is Bent Creek Preserve in?
Collier County maps Bent Creek Preserve in Evacuation Zone E, a county planning zone for storm surge. Orders go out by zone for each storm, so check county notices for the exact address. Storm shutters may go up no more than 72 hours before a storm under the association's rules.
Can you lease a Bent Creek Preserve home?
Yes, with board approval first. The whole home must be leased, in writing, with no subleasing. The rules page caps leasing at two leases a calendar year, the FAQ says "No more than 2 leases in any 12-month period," and the minimum term is not published.
Are pets allowed in Bent Creek Preserve?
Yes. Rule 18.34 in the 2025 packet requires a pet to be attended and leashed outside the house and to use the pet walking areas rather than lawns, and pets stay out of the clubhouse, pool and fitness room. Number, breed and weight limits are not published.
Can sellers hold open houses in Bent Creek Preserve?
No. Rule 18.5 in the association's 2025 packet says open-house showings for resale are not allowed and homes must be shown by appointment only. Rule 18.42 also bars "For Sale" and other real estate signs on lots, so buyers find homes through the MLS and agent searches rather than yard signs.
What amenities does Bent Creek Preserve have?
The association's public site lists a lakeside clubhouse with an event room and billiard room, a fitness center with locker and steam rooms, a pool and spa, tennis courts, pickleball, bocce, half-court basketball and a playground. The tennis courts changed from clay to hard courts for the 2026 season, according to association newsletters.
Does Bent Creek Preserve have a golf course?
No. Bent Creek Preserve has no course and no marina inside its boundary, and the community is not age-restricted. The 2025 packet shows no club initiation, equity or food minimum, and the association's fact sheet says owners belong to no other association and pay no recreational rent or land use fee.
Which schools serve Bent Creek Preserve?
The district's 2026 to 2027 lookup assigned the Bent Creek Preserve office address to Bear Creek Elementary, Oakridge Middle and Gulf Coast High. Assignment follows the exact address and can change, so confirm it with Collier County Public Schools before you write an offer.
How far is Bent Creek Preserve from the beach and downtown Naples?
From the community office, the Naples Pier is 18.7 route miles on the Domain Realty Group route table, Fifth Avenue South in downtown Naples is 17.5 and Southwest Florida International Airport (RSW) is 27.4, all free-flow distances. Mercato sits at 10.3 and Waterside Shops at 12.5 on the same table.
What hospital is near Bent Creek Preserve?
NCH North Naples Hospital is 7.5 route miles from the Bent Creek Preserve office on free-flow roads. Physicians Regional Medical Center on Collier Boulevard is at 13.3 on the same table, and NCH Baker Hospital in downtown Naples is at 17.0. Each system lists its emergency and urgent care sites.
Who manages the Bent Creek Preserve association?
Seacrest Southwest Property Management manages Bent Creek Preserve Homeowner's Association, Inc., with an on-site office at the clubhouse. The resale processing fee is payable to the management company, and estoppel requests go through it. A five-seat board governs under the Declaration.
Do Bent Creek Preserve homes have pools?
Some do. The 2026 county roll carries a private pool row on 108 of the built homes, and none of those pools sits in the villa phases. The association's architectural rules require approval before a pool is built, a screen cage or fence around it, and completion within four months.
What should a buyer check on a Bent Creek Preserve home built from 2014 to 2021?
Ask for the roof permit year, the air conditioning install year and the permit history. Order a 4-point report and a wind mitigation report, which insurers use for credits. Florida law bars an insurer from refusing to issue or renew a policy on a roof less than 15 years old solely because of how old the roof is.
Does the Bent Creek Preserve association disclose litigation or special assessments?
The association's fact sheet, dated March 1, 2025, answers "No" to litigation over $100,000, and neither the 2024 nor the 2025 packet discloses a special assessment. Nothing newer is published, and the board is updating its governing documents, so read the closing certificate and recent board records before you close.
How do I buy a home in Bent Creek Preserve?
Choose a detached home or an attached villa, write a resale contract, and file the association application. Order the association's closing certificate, inspect the home, get the lender's flood determination and the elevation certificate, then gather wind and flood quotes before the inspection period ends.
