This page is the Eagle Creek Estates section of our Eagle Creek guide, which sits inside our Naples homes for sale and communities guide. It covers what the county recorded for Eagle Creek Estates sales, how the plat differs from the three other single-family sections of the club, who governs a lot, what a buyer pays and signs, and the flood, school and distance facts that come with an Eagle Creek Drive address. The name is easy to confuse, because the MLS files some homes from a neighboring plat under the same Estates label, so this page follows the county plat of 68 parcels.

Key takeaways for Eagle Creek Estates buyers
Eagle Creek Estates is a small plat where the county’s latest 12 months show 6 sales at a $792,500 median, a club membership comes with every purchase and no CDD assessment applies. These eight numbers frame a purchase, from plat size and price to fees, flood and distance. Data updated: October 2026.
- Eagle Creek Estates has 68 parcels on the county roll: 60 single-family homes and 8 vacant residential lots, on Eagle Creek Drive in ZIP 34113.
- Collier County recorded 6 qualified sales in the 12 months to October 2, 2026, at a $792,500 median, from $420,000 to $1,975,000, against 3 sales at $1,020,000 in the prior 12 months and 9 sales at $885,000 over 24 months.
- Six sales are too few to call a trend, because one deed moves the median by tens of thousands of dollars, and 0 of the 6 were builder-direct sales.
- Every owner holds a golf or social club membership, the club’s website caps golf memberships at 370 while its bylaws say 385, and the club says not all properties qualify for golf.
- No current dollar figure for association dues is published; the only fee schedule found is 5 years old, an estoppel certificate arrives within 10 business days under Florida Statutes 720.30851, and there is no CDD.
- FEMA’s effective map places 15 of 15 checked Eagle Creek Estates addresses in Zone AE with an 8 foot base flood elevation, and the county places them in Evacuation Zone A.
- Club rules set rentals at a 30 day minimum and 6 month maximum, and the architectural handbook allows 18 months for complete reconstruction of a home.
- All 7 sampled addresses zone to Manatee Elementary (A), Manatee Middle (A) and Lely High (B), the clubhouse is about 0.2 mile away and Publix is about 1.6 miles.

How does the MLS label Eagle Creek Estates?
The Southwest Florida MLS files some Creek Bed Estates homes on Cormorant Cove under the same “Eagle Creek Estates” label, and files some Eagle Creek Drive homes under plain “Eagle Creek”. A search on the label can therefore show homes outside this plat, and a search on the street can show homes the label misses. Check each address against the county plat before you compare prices.
What about the vacant lots?
The county roll shows 8 vacant residential parcels among the 68. Whether any is offered for sale changes week to week, so the search links above are the place to look, and a lot purchase brings the same club membership and architectural review as a home. For the broader picture, see the Eagle Creek guide, which maps all twelve neighborhoods inside the club.

What have Eagle Creek Estates homes sold for?
Eagle Creek Estates homes sold for a $792,500 median across 6 qualified Collier County sales in the 12 months to October 2, 2026, with prices from $420,000 to $1,975,000. Six sales are a small sample, so one deed moves the median by tens of thousands of dollars. Data updated: October 2026.
What did the last 12 and 24 months show?
The county’s window runs from October 2, 2025 (exclusive) to October 2, 2026. We tracked every qualified, improved sale on the Eagle Creek Estates plat, and the table gives the sales count with each median, because a median means little without its n.
| Window | Qualified sales | Median | Low | High |
|---|---|---|---|---|
| Last 12 months, to October 2, 2026 | 6 | $792,500 (mean of the middle pair) | $420,000 | $1,975,000 |
| Prior 12 months, October 2, 2024 to October 2, 2025 | 3 | $1,020,000 | $885,000 | $1,450,000 |
| Last 24 months, to October 2, 2026 | 9 | $885,000 | $420,000 | $1,975,000 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales over $1,000, as indexed on October 28, 2026. All 6 sales in the latest window were resales; none was a builder-direct sale of a new home.
Which recent sales were recorded?
The list gives month, year and price only. Six of the nine sales in the 24-month window fall in 2026, and the three earlier sales fall in 2025.
- August 2026: $425,000
- July 2026: $420,000
- May 2026: $885,000
- April 2026: $700,000
- March 2026: $1,175,000
- March 2026: $1,975,000
- July 2025: $1,020,000
- February 2025: $885,000
- February 2025: $1,450,000
What drives the price spread?
The county record shows the spread, not the reasons, so this paragraph relies on what listing remarks describe. Listing remarks describe homes of about 3,200 to 5,800 square feet on lots of about 0.23 to 0.90 acre, and some owners hold one and a half lots or three lots together. Remarks also describe private pools, screened lanais, tile roofs, two-car garages, remodeling, and golf course, lake or preserve views. Asking prices in the remarks ranged from about $1.3 million to about $3.85 million, and asks are not sales. The lowest two 2026 sales, $420,000 and $425,000, sit apart from the other four, which ranged from $700,000 to $1,975,000, and the county record does not say why. The Eagle Creek guide shows how the club’s other neighborhoods price.
How have Eagle Creek Estates prices moved since 2017?
Eagle Creek Estates yearly medians rose from $465,000 on 3 sales in 2017 to $825,000 on 5 sales in 2023, and the 2026 figure to date is $792,500 on 6 sales. Every year has fewer than 8 sales, so the yearly numbers show direction and not precision. Data updated: October 2026.
| Year | Qualified sales | Median or sale price | Low | High |
|---|---|---|---|---|
| 2017 | 3 | $465,000 | $375,000 | $679,000 |
| 2018 | 3 | $425,000 | $390,000 | $775,000 |
| 2019 | 3 | $420,000 | $380,000 | $850,000 |
| 2020 | 3 | $425,000 | $275,000 | $444,000 |
| 2021 | 7 | $550,000 | $405,000 | $1,700,000 |
| 2022 | 3 | $758,000 | $650,000 | $1,295,000 |
| 2023 | 5 | $825,000 | $620,000 | $2,150,000 |
| 2024 | 1 | One sale, at $1,250,000 | $1,250,000 | $1,250,000 |
| 2025 | 3 | $1,020,000 | $885,000 | $1,450,000 |
| 2026, to October 2 | 6 | $792,500 | $420,000 | $1,975,000 |
Source: Collier County Property Appraiser public data bundle, qualified improved sales by calendar year, as indexed on October 28, 2026. All were single-family sales.
How should a buyer read the yearly table?
Three sales a year is the usual count from 2017 to 2020, with medians between $420,000 and $465,000. The count rose to 7 in 2021 and the median to $550,000, then medians ran $758,000 in 2022 and $825,000 in 2023. The county recorded a single sale in 2024, so that year has no median. A recorded sale at $2,150,000 in 2023 and one at $1,975,000 in 2026 show how far a single high-end deed can stretch the top of the range.
How does Eagle Creek Estates compare with the other single-family sections of Eagle Creek?
Eagle Creek Estates is the largest of four single-family sections in the club by parcel count, with 68 parcels against 38, 26 and 24, and its $792,500 median on 6 sales is close to Creek Bed Estates at $790,000 and well below Grey Wing Point at $1,412,500. All four use the same county method. Data updated: October 2026.
| Section | Parcels on the county roll | Last 12 months | Last 24 months | Window |
|---|---|---|---|---|
| Eagle Creek Estates | 68 parcels: 60 homes, 8 vacant lots | 6 sales at a $792,500 median, from $420,000 to $1,975,000 | 9 sales at $885,000 | 12 and 24 months to October 2, 2026, Collier County qualified sales |
| Grey Wing Point homes | 38 homes on Grey Wing Point in the Country Club plat | 4 sales at $1,412,500, from $1,050,000 to $1,700,000 | 6 sales at $1,300,050 | 12 and 24 months to October 2, 2026, Collier County qualified sales |
| Creek Bed Estates | 25 homes plus 1 vacant lot | 4 sales at $790,000, from $720,000 to $939,800 | 6 sales at $894,900 | 12 and 24 months to October 2, 2026, Collier County qualified sales |
| Crestwood Estates | 21 homes plus 3 vacant lots | 2 sales, at $490,000 and $545,000 | The same 2 sales | 12 and 24 months to October 2, 2026, Collier County qualified sales |
Source: Collier County Property Appraiser public data bundle, as indexed on October 28, 2026, one county run per section. Crestwood Estates has only 2 sales, so it shows the sales and no median.
How do the four sections differ in product terms?
The differences are in lot supply, price spread and street setting. Eagle Creek Estates has the most vacant lots, 8 against 3, 1 and none counted for Grey Wing Point, and the widest price range in the 12-month window. Grey Wing Point homes sit on their own street in the Country Club plat and recorded the highest 12-month median. Creek Bed Estates and Crestwood Estates are smaller plats with 26 and 24 parcels, and Crestwood recorded the lowest prices. Buyers compare sections by lot, street and the documents tied to the address.
What are Eagle Creek Estates homes like?
Eagle Creek Estates homes are single-family estate homes on Eagle Creek Drive, built to a planned unit development standard of at least 6,000 square feet per lot, 55 feet of width and no more than two living stories. Listing remarks describe a mix of styles and lot sizes. Data updated: October 2026.
What do the plat and lot standards say?
The county names the plat Eagle Creek Estates at Eagle Creek Country Club and lists 68 parcels. The planned unit development, PUD Eagle Creek under Collier Ordinance 96-79 approved December 10, 1996, sets Estate Home lots at 6,000 square feet minimum, a 55 foot minimum width, a 20 foot front yard measured from the back of the curb, side yards of zero or 10 feet, rear yards of zero or 20 feet, and zero lot line development. The architectural handbook quotes those standards. The plat book and page were not readable in the public text we found, and the Clerk of Courts holds the plat image.
What do listing remarks say about home styles?
Listing remarks describe two-story and single-story homes with tile roofs, stucco, paver or stamped concrete driveways, two-car garages, private pools with screened lanais and, in some, outdoor kitchens. The club’s architectural handbook describes the community look as “Light Structures in the Landscape,” with light body colors and coordinated accents. A listing describes one home, so a buyer asks for the survey and the permit history of the specific house.
What is the setting on Eagle Creek Drive?
The club’s community map draws the Eagle Creek Drive loop between fairways 9, 10 and 11, bordered by the Cypress Pointe Preserve water body and an interior lake, with the clubhouse about 0.2 mile away by road. Some lots face fairways and others face water, and which lots do is a per-lot fact that a survey or the parcel boundary settles. The map is labeled an artist’s rendition and is not to scale. Eagle Creek Drive is also the street for Condominium Nos. 3 and 4 and Stonegate, so the street name alone does not identify the Estates plat. Condominium shoppers can start with Naples condos for sale, and the Eagle Creek guide covers the club’s condominium buildings.
Can a buyer rebuild on an Estates lot?
Yes, with Architectural Review Committee approval. The handbook requires a new or rebuilt home to be compatible with adjacent homes in height, massing, materials and roof pitch, allows no flat roofs and no unique styles such as Tuscany, Victorian or Modern, and the June 2025 edition allows 18 months for complete reconstruction. The county lists 8 vacant residential parcels, and we did not find a public count of homes rebuilt since 2018, so ask for the Collier permit history by address.
Who governs Eagle Creek Estates?
Eagle Creek Estates sits under three layers: the member-owned Eagle Creek Golf and Country Club, Inc., the master Eagle Creek Community Association, Inc., and a neighborhood association of record on the state register. Which neighborhood association covers a given lot is a title question, so confirm it before you rely on any one name.
What does the club govern?
Eagle Creek Golf and Country Club, Inc. (Florida document N43890) is the member-owned club, with its office at 11 Cypress View Drive. Members bought the club’s facilities on October 1, 1997, after a history that began in 1980 as Shamrock Country Club, which took the Eagle Creek name in the 1980s. The club sets membership, golf and amenity rules, and the Eagle Creek guide covers the club’s history and amenities in full.
What does the master association do?
Eagle Creek Community Association, Inc. (N11750, filed October 25, 1985) is the master association, active on the state register, with its address at 746 Eagle Creek Drive, Unit 103. Its Master Covenants date from January 18, 1986, and its governing documents were rewritten in 2008. The handbook’s Article 8 gives it architectural control over exterior changes, and the 2020 to 2021 fee sheet it posted bills Estates homes as their own line.
Which neighborhood association covers the Estates?
The state register lists Eagle Creek Estates Homes No. 1 Neighborhood Association, Inc. (N13589) as active, filed February 25, 1986, with articles amended and restated in May 2015 and an annual report filed March 31, 2026. It is the only Naples record with “Estates” in its name. Which lots it covers is not verified from public text, so confirm in the declaration and the estoppel which neighborhood association, if any, governs the specific lot. Associations with similar names in other Florida counties do not govern Naples homes.
Who manages the community, and who staffs the gate?
Eagle Creek Property Management runs from the same office at 746 Eagle Creek Drive and is an in-house team, with no outside management firm named on its page. It receives architectural requests and resale paperwork. The same page says the gatehouse is staffed 24 hours. We do not print staff names; the office is the contact for the current resale packet.
What does it cost to own in Eagle Creek Estates?
Eagle Creek Estates owners pay for a required club membership, one or more association layers and county property tax, with no CDD assessment, and no source we could read publishes current dues in dollars. A five-year-old fee schedule exists, and the estoppel certificate gives the real number. Data updated: October 2026.
| Cost | Amount | Status as of October 28, 2026 |
|---|---|---|
| Club membership, golf or social | Not published | The club says pricing is available upon request |
| Club dues and initiation | Not published | Confirm current figures with the club; listing remarks referred to an initiation increase scheduled for November 1, 2026 |
| Community Association assessment | Not published for today | A fee schedule posted for 2020 to 2021 exists; current figures come from the estoppel certificate |
| Estates neighborhood association dues | Not published | Confirm the association, then request its budget |
| Transfer or application fee | Listed on a 2021 form | Request the current packet from the association office |
| Estoppel certificate | Florida law caps it at $250 when nothing is delinquent | Florida Statutes 720.30851 |
| CDD assessment | None | County CDD layer, October 28, 2026 |
| Special assessment | None found in public sources | Ask for the last 12 months of board minutes |
| Property tax | Set by the parcel’s taxable value | Collier County Tax Collector parcel lookup |
Source: club and association pages, Florida Statutes and county layers listed in Sources. No fee in this table is an estimate.
What does club membership cost?
Every owner must hold a golf or social membership, and the club’s membership page says pricing is available upon request. We print no initiation or dues figure, because the club does not publish one on a page we could read. Listing remarks in October 2026 referred to an initiation increase scheduled for November 1, 2026, so ask the membership office for the current schedule in writing.
What are the association dues?
No current figure is published for the Community Association or the Estates neighborhood association. A five-year-old fee schedule exists, and current figures come from the estoppel certificate and the club. One listing’s fee field lists items the master fee includes, such as cable, internet, lawn, security, street lights and street maintenance, but a listing field is not a budget, so ask for the budget itself.
Is there a CDD in Eagle Creek Estates?
No. Collier County’s community development district layer returned no district at the Eagle Creek clubhouse on October 28, 2026, so no CDD assessment should appear on the tax bill. The layer is a county map and not a title search, so read the non-ad valorem section of the parcel’s own bill before you commit.
How do property taxes work here?
An Eagle Creek Estates tax bill has two parts. The ad valorem lines are the county, school district, fire district and other taxing authorities, each the taxable value times its millage divided by 1,000. The non-ad valorem block lists flat charges such as solid waste. A buyer’s first-year bill follows the county’s assessment of the new owner, and this page prints no worked example. The Collier County Tax Collector’s parcel lookup shows a real bill.
Which documents should a buyer request?
Ask for the estoppel certificate from the Community Association and, if separate, from the Estates neighborhood association, and compare the two. Florida Statutes 720.30851 requires delivery within 10 business days, and the certificate is effective 30 days if delivered by hand or electronically and 35 days if mailed. Also request the current budget, reserve balance, declaration, rules, the last 12 months of minutes and the club bylaws. Under Collier custom the buyer pays the owner’s title policy.
Is golf included with an Eagle Creek Estates home?
Golf is not automatically included with an Eagle Creek Estates home: every owner holds a golf or social membership, the club says not all properties qualify for golf, and the golf cap is 370 on the club’s website and 385 in its bylaws. A buyer confirms the specific lot’s eligibility in writing before contract.
What is the difference between golf and social membership?
A golf membership carries full course privileges. A social membership carries the clubhouse, dining, tennis, pickleball, fitness center and pool, plus use of the course from May 1 through November 30 and the practice facilities all year. The bylaws require an owner to keep one membership, and an owner of two properties buys one membership per property and need not choose the same type for both.
What is the cap on golf memberships?
The club’s website says golf memberships are capped at 370. The club’s bylaws, dated March 4, 2025, set an outer limit of 385 golf and non-resident golf memberships and let the board go lower. State both numbers when you ask, because the club confirms the current cap. Admission is by Board invitation after an interview, per the bylaws.
Does every Estates lot qualify for golf?
Not necessarily. The club’s FAQ says “Not all properties at Eagle Creek qualify for a Golf Membership,” while the bylaws name no property type as golf-only or social-only. Because the two first-party documents differ, ask the membership office to confirm the designation for the specific lot, and read the bylaw rule that a golf member who sells a property owned under three years automatically resigns unless buying again in Eagle Creek.
What rules do Eagle Creek Estates owners live under?
Eagle Creek Estates owners live under club rules, the Master Covenants and an Architectural Review Committee handbook, with a 30 day minimum and 6 month maximum rental term set by the club. The rules below come from first-party documents dated November 2024 to June 2025.
What are the rental rules?
The club’s FAQ says rentals must be a “minimum 30 days and maximum 6 months,” and the club rules add a six month maximum lease term each calendar year, no subleasing and no individual rooms. Renters join a club rental plan. Any extra limit in the Estates declaration is not public, so request that document before you plan to lease a home.
How does architectural review work?
Any exterior change needs prior Architectural Review Committee approval: roofs, gutters, shutters, pool cages, paint, driveways, trees, landscaping, lighting and construction. The committee decides within 30 days or the request is deemed approved under the 2024 edition. Allowed roofs include concrete or clay tile, stone-coated metal tile and architectural shingles; a tile roof may not be replaced with shingles. Driveways on Estate Homes are pavers or stamped colored concrete.
What other rules do the documents set?
Permanent fences are not permitted except around pools without cages. Exterior lighting is warm white, below 3000K. “For Sale” signs are prohibited at all times, and one open house sign is allowed on open house days. Contractors work Monday to Saturday from 7:00 AM to 6:00 PM. Pets are not permitted on club facilities, certified service animals are, and a Dog Registration Form is posted. Association pet text was not found, so request the declaration. Expect a purchase application and review before closing; request the current packet at least 20 days before the closing date.
Is Eagle Creek Estates gated, and is it 55+?
Eagle Creek Estates is inside a gated community: the club describes a gated residential community, the gatehouse on Collier Boulevard is staffed 24 hours, and a resident rear gate opens toward US 41. We found no age restriction in the public pages we read and make no 55+ claim for this plat.
Where are the gates?
The club’s map shows a gatehouse and entry on Collier Boulevard (State Road 951) and a resident rear gate on the US 41 side near the Shops of Eagle Creek. The road from the Estates section to the Collier Boulevard entrance is about 0.8 mile. The association’s forms page posts RFID forms for resident rental cars and guests (2026), so ask the property management office how guests and contractors are admitted.
What does the record say about age?
No 55 plus or all-ages rule appears in the club pages, the architectural handbook or the state register entries we read. Age rules, if any, would sit in the recorded declaration, so confirm that document through the title commitment.
Is Eagle Creek Estates in a flood zone?
Eagle Creek Estates addresses we checked sit in FEMA Zone AE with a base flood elevation of 8 feet: 15 of 15 Eagle Creek Drive addresses returned the same zone on the effective map on October 28, 2026. Zone AE is a special flood hazard area, so lenders and insurers treat it as high risk. Data updated: October 2026.
What does the effective flood map show?
FEMA’s effective map, panel 12021C0612J dated February 8, 2024, shows Zone AE, coastal floodplain, base flood elevation 8 feet at all 15 tested addresses, and Collier County’s own flood layer agrees. A zone belongs to each address, and a sample of 15 is not all 68 parcels, so ask for the elevation certificate for the specific home. The county’s Elevation Certificates layer holds records for many Eagle Creek Drive addresses, and the buyer requests the one for the home. Collier County is a Community Rating System Class 5 community, which FEMA’s table ties to a 25 percent premium discount. The Eagle Creek guide reports the same zone across a much larger sample.
Is the flood map changing?
FEMA released a preliminary flood map for Collier County on March 20, 2025. The 90 day appeal period began August 19, 2026, and the county’s target effective date is summer 2027, subject to change. The preliminary panel, 12021C0612K, also showed Zone AE at 8 feet at the same 15 addresses. Zones can still change before the map takes effect, so check FEMA’s preliminary viewer for your address.
What do Hurricane Ian claims show?
Flood insurance claims were filed in the census block group that includes Eagle Creek Estates after Hurricane Ian: federal data show 20 claim records there, all from Ian. The block group is larger than the community, so no count can be assigned to Eagle Creek Estates, and the data do not say whether any particular home flooded. The club says Ian brought historic flooding of its golf course and calls Hurricane Irma in 2017 a direct hit. Ask each seller for disclosures.
What are the evacuation zone and the wind speed?
Collier County’s evacuation layer places the Eagle Creek Estates addresses we checked in Evacuation Zone A, which Florida emergency management calls typically the most vulnerable and most likely to evacuate first. Look up your address each season and follow county orders. The county’s building-code wind map shows 166 mph for the same addresses, a design value and not a forecast, and homes built earlier followed earlier code editions.
What does insurance cost, and what helps?
The Florida Office of Insurance Regulation reports a Collier County average homeowners premium of $5,534 a year with wind and $3,169 without wind, as of March 31, 2026. That is a county average, not a quote. FEMA says homes in high-risk flood areas with government-backed mortgages must carry flood insurance. Florida law bars an insurer from refusing a policy solely because a roof is under 15 years old, and My Safe Florida Home advertises free wind-mitigation inspections and grants of up to $10,000, so check eligibility on the program site.
Which schools serve Eagle Creek Estates?
Eagle Creek Estates addresses zone to Manatee Elementary School, Manatee Middle School and Lely High School: all 7 Eagle Creek Drive addresses tested in the Collier County Public Schools lookup returned the same three for 2026-27. The state’s July 2026 grades are an A, an A and a B. Data updated: October 2026.
| School | 2026 grade | 2025 grade | 2024 grade |
|---|---|---|---|
| Manatee Elementary School | A | A | A |
| Manatee Middle School | A | A | B |
| Lely High School | B | A | B |
Source: Florida Department of Education school grades file, released July 2026 for the 2025-26 school year, and the Collier County Public Schools address lookup, checked October 28, 2026.
How did we check the zoning?
We ran 7 addresses from 501 to 602 Eagle Creek Drive through the district’s address lookup for the 2027 year, and each returned the same elementary, middle and high school with no rezone values. Zoning can change, so confirm the address with the district before relying on it. The Eagle Creek guide tested a much larger set of addresses across the club with the same result.
Where are the schools?
Manatee Elementary is at 1880 Manatee Road and Manatee Middle at 1920 Manatee Road, both in Naples 34114. Collier County Public Schools earned an A district grade in 2026. The grades above are the state’s letters; this page uses no third-party school score and no ranking.
Where is Eagle Creek Estates, and how far is everything?
Eagle Creek Estates is on Eagle Creek Drive in Naples 34113, inside unincorporated Collier County, about 0.8 mile from the Collier Boulevard gate, about 1.6 miles from Publix and about 4.8 miles from Physicians Regional on Collier Boulevard. Drive times are free-flow estimates from the middle of the section. Data updated: October 2026.

What is close by?
Publix on Tamiami Trail East is about 1.6 road miles away, and the Shops of Eagle Creek sit near the resident rear gate. NCH Baker Hospital is about 10 miles and 21 minutes away, and the Marco Island bridge area is about 8 miles and 14 minutes south on Collier Boulevard. These are approximate road estimates.
How does a buyer reach I-75 and the airport?
Eagle Creek Drive meets Collier Boulevard (State Road 951) at about 0.8 mile. Collier Boulevard north reaches the I-75 Exit 101 ramp in about 8 miles, and RSW is about 38 miles and 51 minutes by free-flow estimate. Free-flow estimates ignore traffic, so check live conditions before a trip to the airport.
How does Eagle Creek Estates compare with other Naples golf communities?
Eagle Creek Estates is one of several golf-club addresses in East Naples. Our Fiddler’s Creek page covers a master-planned community of about 2,900 homes with two CDDs, and our Lely Country Club page covers a condominium-heavy golf community. The Naples golf homes for sale page and the Naples luxury homes for sale page widen the search by home type.

Talk to our team about an Eagle Creek Estates home
Contact Domain Realty Group or call 239-441-2816, tell us your budget, the lot features you want and whether golf matters, and an agent will send matching listings and the recent recorded sales. For Jesse and Marc’s advice on how Naples neighborhoods differ before you narrow to a gated golf club, see their Naples neighborhood guide. You can also meet our agents, read about Domain Realty Group or search current listings any time.
Thinking of selling an Eagle Creek Estates home?
A home on a multi-lot site and one on a single lot sit at very different price points, so a listing priced against its own street sells better than one priced against a plat median of 6 sales. Start with a Domain Realty Group home valuation and we will pull the recorded sales for your street.
Frequently Asked Questions about Eagle Creek Estates homes for sale in Naples
These answers cover flood, schools, distances, club membership, fees, rules and prices for Eagle Creek Estates in Naples. Figures come from the Collier County Property Appraiser, the club and association records, FEMA and county map layers and the state’s insurance regulator, dated in the sections above and listed in the sources below.
What flood zone is Eagle Creek Estates in?
FEMA’s effective flood map placed all 15 Eagle Creek Estates addresses we tested on Eagle Creek Drive in Zone AE, with a base flood elevation of 8 feet, on October 28, 2026. AE is a special flood hazard area. A zone belongs to each address, so ask for the elevation certificate and confirm with your lender.
Do I need flood insurance to buy in Eagle Creek Estates?
FEMA says homes in high-risk flood areas with government-backed mortgages are required to carry flood insurance. The Eagle Creek Estates addresses we checked are in Zone AE, which is a high-risk zone, so a lender will likely require a policy. A cash buyer decides personally. Your lender and insurance agent confirm the rule for your loan.
Is the flood map for Eagle Creek Estates changing?
FEMA released a preliminary Collier County flood map on March 20, 2025, and a 90 day appeal period began August 19, 2026, with a target effective date of summer 2027, subject to change. The preliminary map also showed Zone AE, 8 feet, at the 15 Eagle Creek Estates addresses we tested. Zones can still change.
What is the evacuation zone for Eagle Creek Estates?
Collier County’s evacuation layer placed the Eagle Creek Estates addresses we checked in Evacuation Zone A on October 28, 2026. Florida emergency management says Zone A is typically the most vulnerable and the most likely to evacuate first. Look up your own address each season and follow county orders when they are issued.
Did Eagle Creek Estates flood in Hurricane Ian?
Public records do not answer that for a single neighborhood. FEMA data show 20 flood insurance claim records, all from Hurricane Ian, in the census block group that includes Eagle Creek Estates, and the block group is larger than the community. The club says only that its golf course had historic flooding. Ask sellers for disclosures.
What wind speed are homes in Eagle Creek Estates built for?
Collier County’s building-code wind map shows a design wind speed of 166 mph for the Eagle Creek Estates addresses we checked, and the county says Category II structures must meet at least 150 mph. Design speed is the strength a structure is built to resist, not a forecast. Homes built earlier followed earlier code editions.
How much is homeowners insurance in Collier County?
Florida’s Office of Insurance Regulation reports that, as of March 31, 2026, the average Collier County homeowners premium including wind was $5,534 a year, and $3,169 without wind. These are countywide averages, not Eagle Creek Estates quotes. Roof, wind features, coverage and carrier change the price, so get quotes before you offer.
Does roof age affect insurance in Florida?
Yes. Under Florida law an insurer may not refuse to issue or renew a homeowner’s policy on a roof under 15 years old solely because of its age. For older roofs, the owner may have an inspection, and the insurer may not refuse on age alone if the inspector finds five or more years of life left.
Is My Safe Florida Home still available?
The My Safe Florida Home site, updated September 16, 2026, advertises free wind-mitigation inspections and grants of up to $10,000 and lets you check eligibility online. A May 2026 report said last year’s money was still funding grants. Funding and eligibility can change, so check the program site before planning around it.
What schools serve Eagle Creek Estates?
Collier County’s 2026-27 address lookup zoned all seven Eagle Creek Drive addresses we tested to Manatee Elementary, Manatee Middle and Lely High School. In the July 2026 state release, the elementary and middle school each earned an A and the high school a B. Confirm your address with the district, since zones can change.
How far is Eagle Creek Estates from shopping, hospitals and the beach?
Free-flow road estimates from the middle of Eagle Creek Estates: Publix on Tamiami Trail East about 2 miles and 5 minutes, Physicians Regional Collier Boulevard about 5 miles and 10 minutes, Fifth Avenue South about 9 miles and 18 minutes, Naples Pier about 10 miles and 22 minutes. Approximate, not live traffic.
How far is Eagle Creek Estates from the airport and I-75?
By free-flow road estimate, Southwest Florida International Airport (RSW) is about 38 miles and 51 minutes from Eagle Creek Estates, and the I-75 Exit 101 ramp on Collier Boulevard is about 8 miles and 15 minutes. Marco Island’s bridge area is about 8 miles and 14 minutes south. Approximate, not live traffic.
Are Eagle Creek Estates homes on the golf course?
The club markets its estate homes as having panoramic golf-course views, and its community map shows the Eagle Creek Drive loop bordered by fairways and water. Frontage differs lot by lot, so check each listing and survey for golf, lake or preserve views. The clubhouse is about 0.2 mile by road from the section.
Is Eagle Creek Estates gated?
Yes. The club describes Eagle Creek as a gated residential community, its community map shows a gatehouse on Collier Boulevard and a resident rear gate toward U.S. 41, and the association’s management page says the gatehouse is staffed 24 hours. Ask the association office for the current guest and contractor procedures.
Do I have to join the club to buy in Eagle Creek Estates?
Yes. The club states that all homeowners at Eagle Creek hold a membership, golf or social, and pricing is available upon request. A home purchase and club membership are handled separately, and golf is not available to every property, so confirm the membership status, designation and fees in writing before you make an offer.
Is Eagle Creek Estates the same as Eagle Creek Country Club?
No. Eagle Creek Golf and Country Club is the whole gated club community; Eagle Creek Estates is the county plat name for the single-family neighborhood on Eagle Creek Drive within it. The MLS also files some Cormorant Cove homes in Creek Bed Estates under the Estates label, so verify an address’s plat and association before relying on the name.
How many homes and vacant lots are in Eagle Creek Estates?
The Collier County roll shows 68 parcels in the Eagle Creek Estates plat as of October 2026: 60 single-family homes and 8 vacant residential lots. The street addresses run roughly from 501 to 602 Eagle Creek Drive. Some owners hold more than one lot, so the number of separate homes on the ground can differ.
Which association governs a home in Eagle Creek Estates?
The state register lists Eagle Creek Estates Homes No. 1 Neighborhood Association, Inc. as active, with an annual report filed March 31, 2026, alongside the master Eagle Creek Community Association, Inc. Which one covers a particular lot depends on the recorded declaration, so confirm it in the title commitment before you rely on either.
How much are the association fees in Eagle Creek Estates?
No current figure is published. The Community Association posted a fee schedule for 2020 to 2021, but fees change, so we print none of its numbers. Ask for the estoppel certificate, which Florida Statutes 720.30851 caps at $250 when nothing is delinquent and requires within 10 business days, and request the current budget.
Can I rent out a home in Eagle Creek Estates?
The club requires rentals of at least 30 days and at most six months, with renters joining a rental membership plan, and it prohibits subleasing. Any extra limit in the Estates association’s own declaration is not public, so request that document before you plan to lease the home. Leases beyond the club’s limits are not permitted.
Can I rebuild or add on to a home in Eagle Creek Estates?
Yes, with approval. The Architectural Review Committee reviews every exterior change, and a rebuilt Estate Home must match adjacent homes in height, massing and roof pitch, with no flat roofs and no unique styles such as Modern. The June 2025 handbook allows 18 months for complete reconstruction. Ask for the permit history by address.
How big are the lots in Eagle Creek Estates?
The planned unit development sets Estate Home lots at no less than 6,000 square feet and 55 feet wide, with a two-story height limit and side yards of zero or ten feet. Listing remarks describe lots from about 0.23 to 0.90 acre, and some owners hold several lots together, so confirm lot size on the survey.
How many homes sold in Eagle Creek Estates in the past year?
Collier County records show 6 qualified sales in the 12 months ending October 2, 2026, with a median of $792,500 and a range from $420,000 to $1,975,000. The prior 12 months had 3 sales at a $1,020,000 median. With so few sales, one deed moves the median, so read the list of recorded sales too.
Are there vacant lots in Eagle Creek Estates?
The county roll shows 8 vacant residential parcels among the 68 in the Eagle Creek Estates plat as of October 2026. Whether any are for sale must be confirmed in the listings. A buyer needs club membership and Architectural Review Committee approval for plans, and the Collier County permit office issues the building permit.
Does Eagle Creek Estates have a CDD?
Collier County’s district map showed no Community Development District at the Eagle Creek clubhouse when checked on October 28, 2026, so no CDD assessment is expected. Read the non-ad valorem section of the parcel’s own tax bill before you commit, because that bill is the final word on every assessment.
Does buying in Eagle Creek Estates include a golf membership?
No. Every owner must hold a golf or social membership, but the club says not all properties qualify for golf and buyers should confirm the designation for the specific home. Listings in October 2026 referred to a golf initiation increase on November 1, so check the club’s current figure with the membership office.
How many golf memberships does Eagle Creek allow?
The club’s website says golf memberships are capped at 370, while the club bylaws dated March 4, 2025 set an outer limit of 385 golf and non-resident golf memberships and let the board go lower. The two documents differ, so ask the club which count governs today and whether a waiting list applies to the lot.
Is Eagle Creek Estates age-restricted?
We found no age restriction in the club pages, handbook or state register entries we read, and we make no 55 plus claim for this plat. Age rules, if any, would be in the recorded declaration, so confirm that document through the title commitment before you rely on any assumption about who may live in a home.
How have Eagle Creek Estates prices changed since 2017?
County yearly medians rose from $465,000 on 3 sales in 2017 to $825,000 on 5 sales in 2023, with a single sale at $1,250,000 in 2024, a $1,020,000 median on 3 sales in 2025 and $792,500 on 6 sales in 2026 to October 2. The small counts mean the direction is clearer than the precise numbers.
How do Eagle Creek Estates prices compare with Grey Wing Point?
In the 12 months to October 2, 2026, Collier County recorded 6 Eagle Creek Estates sales at a $792,500 median and 4 Grey Wing Point home sales at $1,412,500. Over 24 months the figures were 9 sales at $885,000 and 6 sales at $1,300,050. The two sections differ in lot supply and street setting.
What is the difference between Eagle Creek Estates and Creek Bed Estates?
They are separate county plats. Eagle Creek Estates has 60 homes and 8 vacant lots on Eagle Creek Drive, while Creek Bed Estates has 25 homes and 1 vacant lot, including Cormorant Cove. Creek Bed Estates recorded 4 sales at a $790,000 median in the 12 months to October 2, 2026, against 6 at $792,500.
Which documents should I request before buying in Eagle Creek Estates?
Request the estoppel certificate from the Community Association and any separate Estates neighborhood association, the current budget and reserves, the recorded declaration and rules, the last 12 months of board minutes, the club bylaws and membership guide, the lot’s golf or social designation in writing and the elevation certificate for the home.
