What do Saltleaf condos sell for?
Saltleaf residences sold at a median of $4,397,500 across 96 qualified sales recorded by Lee County from April 13 to August 27, 2026, from $2,805,000 to $13,636,540. Every one was the first sale of a new South Tower residence by the developer, so the county figure is a builder price, not a resale market. Data updated: October 2026.
| County window, to September 25, 2026 | Recorded sales | Median | Low | High | First sales from the developer | Resales |
|---|---|---|---|---|---|---|
| 12 months | 96 | $4,397,500 | $2,805,000 | $13,636,540 | 96 | 0 |
Source: Lee County Property Appraiser parcel roll and sale data files, legal description Bayview South Tower A Condo, retrieved October 21, 2026. The county counts a sale as a first sale from the developer when it is the first qualified sale within a year of the building's year built, an estimate.
What the MLS shows
The MLS carries only a share of the same closings, because the developer sold most South Tower residences directly during construction; Saltleaf reported $650 million in residence sales by the North Tower groundbreaking in May 2025. In the 365 days to October 22, 2026, the MLS shows 16 Saltleaf closings at a median of $5,005,000, from $2,805,000 to $13,636,540, at a median of $1,335 per square foot and 100.0 percent of the final list price. One residence, unit 2001, appears twice on the MLS as two listing records of one sale; we count it once.

Which Saltleaf floor plan fits you?
Saltleaf's towers offer three standard residence plans plus penthouses, and the plan decides most of the price. The table compares the three plans on the county record for the South Tower, with the stack numbers that carry each plan. Data updated: October 2026.
| Plan | Stacks | Recorded sales | County median | Low | High |
|---|---|---|---|---|---|
| 2,628 sq ft, 2 bedrooms plus den, 3 baths | 02 and 05 | 29 | $3,635,000 | $2,805,000 | $5,410,000 |

The 2,628 square foot residences
Residences 2 and 5 on each floor are two bedrooms plus a den with three baths in 2,628 square feet, the entry point at Saltleaf. Twenty-nine recorded at a $3,635,000 median, and six were for sale on October 22, 2026.
The 3,610 square foot residences
Residences 3 and 4 are three bedrooms plus a den with three and a half baths in 3,610 square feet. Thirty-three recorded at a $4,085,000 median, the widest spread of any plan because floor height moves the price so much.
The 3,885 square foot residences
Residences 1 and 6 are the corner plans, four bedrooms plus a den with four and a half baths in 3,885 square feet. Thirty-three recorded at a $5,195,000 median, from $4,185,000 to $8,470,000, and stack 06 carried the highest median of any stack, $5,490,000 on 15 sales.
The penthouses
The developer's plans show two penthouse residences. One penthouse sale recorded, at $13,636,540 in July 2026, the highest price at Saltleaf so far, and a penthouse listing at 5200 Seagrass Boulevard was under contract on October 22, 2026.
What is Saltleaf, and who is building it?
Saltleaf on Estero Bay is a new coastal village by London Bay Development Group of Naples, planned on 507 acres at the west end of Coconut Road with nearly a mile of Estero Bay shoreline beside the Estero Bay Aquatic Preserve. Today it holds the Ritz-Carlton Residences towers, Saltleaf Marina, Saltleaf Golf Preserve, the Acqua Bistecca restaurant and a 144-acre nature preserve.
The design and construction team
The developer lists Arquitectonica for architecture, Meyer Davis for interiors, EDSA for landscape, Perkins Eastman as land planner and Raymond Floyd Design for the golf course. Coastal Construction is the general contractor on the two towers, a project ENR put at $458 million for about 1.93 million square feet.
What is built and what is only announced
Built: the South Tower, 112 residences, opened in spring 2026. Under construction: the North Tower, 112 more residences, topped out September 23, 2026, with completion targeted for August 2027. Announced only: London Bay says "a third Ritz-Carlton tower, villas and more amenities are in the works", and Gulfshore Business reported the master plan at about 500 acres and 800 residences. No villa or single-family parcel is on the county roll yet.
Is Saltleaf in Estero or Bonita Springs?
Saltleaf is in the City of Bonita Springs, on Estero Bay, with a Bonita Springs 34134 address. We include it in our Estero guide because it sits on Estero Bay just south of the Village of Estero, the towers carry the Estero Bay name, and Estero buyers shop it alongside the Village's waterfront communities. Every tower unit, cabana unit and plat tract carries the Bonita Springs city taxing district on the Lee County parcel layer, with Estero Fire Rescue as the fire district; most of the golf course parcels sit in unincorporated Lee County.
What that means for your tax bill
Because the residences are in the city, the property tax bill carries the City of Bonita Springs levy and not the Village of Estero levy, plus Lee County, the school district and Estero Fire Rescue. Ask for the seller's or the developer's tax estimate before you sign, since a new residence is assessed at its full value the first year.
The Ritz-Carlton Residences, Estero Bay
The Ritz-Carlton Residences, Estero Bay are the two 22-story towers at the heart of Saltleaf, 224 residences in all, with Ritz-Carlton services, a spa, a fitness center, a Kids Club, a wine and whiskey lounge and resort pools. The South Tower is recorded as its own condominium, and the North Tower will record when it is finished. Data updated: October 2026.
South Tower and North Tower status
The developer described the South Tower as "now open and nearly sold out" on October 21, 2026, with select residences from $3 million, and the North Tower as now selling. The North Tower broke ground in May 2025, when Saltleaf reported $650 million in sales to date, and topped out on September 23, 2026.
See every residence plan
The plans, the tower amenities and the stack-by-stack prices are on our Ritz-Carlton Residences, Estero Bay condos for sale page.
What does it cost to own at Saltleaf?
The yearly cost of a Saltleaf residence is the condominium association dues, the Saltleaf community association assessment, the property tax and insurance. Neither the associations nor the developer publish current dues, so the figures below are as entered on MLS listings; ask for the budgets before you sign. Data updated: October 2026.
Condominium and master dues
Three associations are on file: the Saltleaf on Estero Bay Community Association and separate condominium associations for the South and North Towers. As entered on MLS listings, the condominium fee is typically $2,996 a month, from about $2,363 to $5,638 depending on the residence, and the community association fee is typically $4,564 a quarter, from about $3,154 to $7,525.
Is there a CDD at Saltleaf?
We found no community development district for Saltleaf on the records we read, but one internal listing profile carried a placeholder line for one, so confirm it on a 2026 tax bill for a tower residence before you rely on it.
Golf and club costs
Saltleaf Golf Preserve is a daily-fee course, and we found no club initiation or dues tied to owning a residence. Owners pay for golf as they play.
What to ask for before an offer
Ask for the condominium and community association budgets, the reserve schedule, any capital contribution or transfer fee due at closing, the leasing rules and the insurance summary for the building. As entered on MLS listings, leases have a 180-day minimum term, with one lease a year.
Is Saltleaf Golf Preserve private?
No. Saltleaf Golf Preserve is "a daily fee destination course" managed by Troon, designed by Raymond Floyd, with a nine-hole short course beside the 18. Buying a residence does not require a golf membership, and the public can book tee times. Data updated: October 2026.
How the course came to be
The course occupies the former Raptor Bay course, and part of that land was annexed into the City of Bonita Springs for the tower site. The golf course brand draws most of the search interest at Saltleaf, far more than the residences.
Saltleaf Marina
Saltleaf Marina has 72 slips and, per London Bay's September 2026 release, is "open to the public with 72 slips, a public boat ramp, 10 transient-use slips and a ship store." Acqua Bistecca, by chef Michael Mina, sits above the marina and opened in January 2026. Data updated: October 2026.
Boating from Saltleaf
The marina opens onto Estero Bay, with the Estero Bay Aquatic Preserve beside it and Lovers Key State Park across the water. Ask the marina for slip availability, length limits and terms; residence ownership does not include a slip by any public document we read.
Is Saltleaf in a flood zone?
Yes. Every Saltleaf point we sampled in October 2026 is in a FEMA coastal flood zone: 22 of 24 answered points are Zone AE with base flood elevations of 10 to 12 feet, one waterfront point is Zone VE at 13 feet, and one golf course point is shaded Zone X. The whole site is Lee County evacuation Zone A. Data updated: October 2026.
| Sample | Points answered | FEMA zone (base flood elevation) |
|---|---|---|
| Towers, 5000 Coconut Rd | 1 | AE (11 ft), panel 12071C0589G, effective November 17, 2022 |
| Marina Cabanas, 5502 Coconut Rd | 1 | AE (11 ft) |
| Saltleaf plat tracts (roads, marina, open space, commercial) | 18 | 17 AE (11 ft), 1 VE (13 ft) at the waterfront |
| Golf course | 4 | AE (10, 11 and 12 ft), shaded X |
Source: FEMA National Flood Hazard Layer point queries at Lee County parcel-layer coordinates and one Census geocode, October 21, 2026. A sample, not a parcel determination.
How the towers were built for the water
The towers broke ground in July 2023, after Hurricane Ian, and the South Tower opened in 2026. Ask the association for the building's elevation certificate and the master insurance policy summary, and price contents and loss assessment coverage before you close.
Which schools serve Saltleaf?
Lee County assigns schools by choice within proximity zones, and every Saltleaf point we sampled sits in elementary Zone Q, middle Zone GG and high Zone South 3. Zone Q lists Bonita Springs, Pinewoods, San Carlos Park, Spring Creek and Three Oaks Elementary; GG lists Bonita Springs and Three Oaks Middle; South 3 lists Bonita Springs, Estero and South Fort Myers High. Data updated: October 2026.
Confirm the zone for the exact residence
Lee County is a choice district, so confirm the zone and current school list for the address with the School District of Lee County before you rely on it.
Where is Saltleaf and what is nearby?
Saltleaf sits at the west end of Coconut Road on Estero Bay, just north of the Hyatt Regency Coconut Point and Pelican Landing, with the Village of Estero to the north and east and Coconut Point about two miles away. The table gives straight-line distances from the towers. Data updated: October 2026.
| From the Saltleaf towers (straight line) | Miles |
|---|---|
| Lovers Key State Park entrance (across the bay; far longer by road) | 1.7 |
| Coconut Point | 2.2 |
| Bonita Beach Park | 4.9 |
| I-75 Exit 123 at Corkscrew Road | 5.0 |
| Hertz Arena | 5.9 |
| Florida Gulf Coast University | 6.0 |
| Gulf Coast Town Center | 6.8 |
| I-75 Exit 116 at Bonita Beach Road | 6.9 |
| Miromar Outlets | 7.4 |
| Southwest Florida International Airport (RSW) terminal | 10.7 |
Driving distances are longer than these straight lines, and Exit 116 by way of US 41 is the likely drive to I-75.
What Saltleaf backs onto
Estero Bay and the Estero Bay Aquatic Preserve run along the west side, the 144-acre preserve and the golf course lie inland, and Coconut Road is the way in.
What is changing nearby
The North Tower is the big change: 112 more residences, targeted for completion in August 2027. London Bay has also announced villas and a third tower, with no dates published.
Another recorded condominium at Saltleaf
Lee County also records Marina Cabanas A Condo, seven units at 5502 Coconut Road by the marina, built in 2026. Four sold from April to August 2026 at $1,350,000 to $1,825,000. Whether these are the purchasable cabanas the developer describes, or a residence of any kind, is not confirmed, so we leave them out of every residence count and median on this page.
Living at Saltleaf
Life at Saltleaf runs between the towers, the marina and the course: The Oasis with its dining, news cafe and pool bar, three pools and a lagoon with pavilions, bocce, an overlook with firepits, a dog park, Acqua Bistecca above the slips and the preserve trails. For the marina, the golf preserve and daily life at Saltleaf, read the McGreevy and Comisar Saltleaf community guide.

Three nearby communities that compete with Saltleaf on Estero Bay on price, product or location. Figures are 12 months of recorded Lee County sales and the October 22, 2026 active count, as tabled on our Estero communities guide. Data updated: October 2026.
