What are the key facts on Village Green condos for sale in Olde Naples?

Village Green condos for sale in Olde Naples are resale units in ten buildings, lettered A to J, with 313 units on the county roll. County deeds show 23 sales from September 2025 through August 2026, while the MLS export of October 29, 2026 held 14 Active rows.

Village Green county and MLS figures in one table

The table keeps county deeds and the MLS export in separate rows, each with its own window and count. The first three rows are county records, and the last three rows are MLS rows from one export dated October 29, 2026.

Source and window Count Price
County qualified deeds, September 2025 through August 2026 23 median $505,000, $240,000 to $790,000
County qualified deeds, September 2024 through August 2025 11 median $600,000, $417,500 to $850,000
County qualified deeds, September 2021 through August 2026 60 median $542,000, $240,000 to $1,500,000
MLS closings, October 29, 2026 export 28 median $468,500, $240,000 to $790,000
MLS Active rows, October 29, 2026 export 14 median list $420,000, $289,000 to $699,900
MLS Pending rows, October 29, 2026 export 1 list $310,000

A county median and an MLS median come from different records, so each row carries its source in the first cell. Fewer than three sales in one building changes how a row prints, and the rule sits under the county building table further down.

Ten buildings, one product

Every unit is a resale condominium apartment: the ten buildings were built from 1964 to 1974, and county deeds show 0 builder-direct sales in each window on this page.

The ten buildings are Algonquin Club, Bonaire Club, Cypress Club, Dolphin Club, Everglades Club, Fairfax Club, Gardenia Court, Heron Club, Ixora Court and Jasmine Club, lettered A to J on the county roll. Cypress Club and Dolphin Club hold 14 units each, and Everglades Club, Gardenia Court, Heron Club and Jasmine Club hold 42 each. Building-by-building facts sit further down this page.

Where these numbers come from

Two sources feed this page, and each figure carries its label. The county figures come from the county's property and deed records, and the MLS figures come from one export dated October 29, 2026.

We tracked the county's qualified deeds for the 313 units across the ten buildings: 23 from September 2025 through August 2026, 11 in the twelve months before and 60 over 60 months.

We tracked the 43 MLS rows filed under the Development name VILLAGE GREEN in the October 29, 2026 export, with the two Lely Country Club rows of that label set aside: 28 closings, 14 Active and 1 Pending.

A worked example shows the counting. County deed example: the county deed of March 2026 at Ixora Court for $422,000 counts once in the county window of September 2025 through August 2026, and it sits against a county roll area of 890 sq ft. MLS example: the MLS closing row at Cypress Club for $450,000 in the October 29, 2026 export counts once among the 28 MLS closings. Each source keeps its own count, and the page never adds a county deed to an MLS closing.

What this page leaves out

This page gives no market verdict, no price-change figure and no forecast for the condos at Village Green in Olde Naples. It names no fee from a public association page, as none is published, and it quotes only the MLS fee field where a later table labels it. Leasing minimums and pet rules are not on public pages we could read, so the page tells you what to request. Nothing here replaces the unit's own records.

How the MLS label works

The MLS label for these buildings is VILLAGE GREEN, and the same label also returns Lely Country Club rows in East Naples, so read the address on each result.

A Village Green result sits on 12th Ave S or Broad Ave S in Naples, FL 34102. A result on another street belongs to a different place, whatever the label says. The MLS building names for the ten buildings appear in the MLS table further down this page.

Before you book a showing

Four checks come before a showing. Match the address to a building letter, A to J. Ask for the county record and the MLS record of that unit. Ask the association for the resale packet. Ask about flood records for the unit's own address. Contact Domain Realty Group to set up a showing and to request those records, or browse current properties for other Naples listings.

Where is Village Green in Naples, FL 34102?

Village Green sits in Olde Naples, Naples, FL 34102, on two streets, 12th Ave S and Broad Ave S, and the county roll places it inside the City of Naples. Algonquin Club through Gardenia Court have 12th Ave S addresses, and Heron Club, Ixora Court and Jasmine Club have Broad Ave S addresses.

12th Ave S and Broad Ave S

The county roll gives an address range for each building. On 12th Ave S, Algonquin Club is 421, Bonaire Club is 473, Cypress Club runs 402 to 428, Dolphin Club runs 452 to 478, Everglades Club runs 601 to 687, Fairfax Club runs 602 to 680 and Gardenia Court runs 500 to 582. On Broad Ave S, Heron Club runs 402 to 498, Ixora Court runs 502 to 582 and Jasmine Club runs 602 to 698.

Inside the City of Naples

The county roll places all 313 units inside the City of Naples, so City of Naples rules are the ones to check for permits and planning questions. The City zoning district for the ten buildings is not published in the sources we read, so confirm it with the City for any unit you are weighing at Village Green in Naples.

Olde Naples, the wider area

The Olde Naples page covers the wider area, and its figures are not Village Green figures. Any area-wide number there describes all of Olde Naples and never stands in for a number in this page's tables, which cover only the ten buildings listed above.

How the ten buildings sit on two streets

The letters follow the streets. Buildings A to G use 12th Ave S, with seven buildings of 14 to 42 units, and buildings H to J use Broad Ave S, with three buildings of 41 or 42 units. Heron Club, Ixora Court and Jasmine Club therefore share one street, while the other seven share the second. Use the building letter and the street number together when you ask an association or the county about a unit.

County deed, August 2026 Heron Club $530,000 890
County deed, August 2026 Heron Club $505,000 890

The three highest county deeds, $790,000, $755,000 and $705,000, are all at Gardenia Court. The lowest county deed, $240,000, is a July 2026 deed at Everglades Club on a county roll area of 546 sq ft.

The twelve months before that

The twelve months before, September 2024 through August 2025, hold 11 county deeds at a median of $600,000.

Those 11 county deeds ran from $417,500 to $850,000. By building in the county deeds, Jasmine Club holds 3 at a median of $625,000, Algonquin Club, Gardenia Court and Heron Club hold 2 each, and Cypress Club and Ixora Court hold 1 each. Bonaire Club, Dolphin Club, Everglades Club and Fairfax Club show no county deed in that window.

Sixty months of county deeds

Over the 60 months from September 2021 through August 2026, county deeds show 60 sales at a median of $542,000.

The county deeds in that window range from $240,000 to $1,500,000, and the $1,500,000 deed sits at Gardenia Court. The 60 months also hold the two shorter windows above, so the three county rows in the first table overlap and are never added together.

Resales in every window

Each row in the county deed list is a resale of an existing unit at Village Green in Olde Naples. Qualified deeds are the deeds the county marks as qualified sales, and the county window counts only those. The county windows give you three views of the same ten buildings, one for the latest twelve months, one for the twelve months before and one for 60 months. A buyer can compare them for scale, and the counts in each window are the ones to read first.

How do county deeds split across the ten buildings?

County deeds split unevenly across the ten buildings at Village Green in Naples, FL 34102. Seven buildings show a deed from September 2025 through August 2026, three show none, and Jasmine Club and Everglades Club hold 5 each. The table gives each building's county count and prices for three county windows.

A building with fewer than three county sales in a window shows its count and each price, or no sale, and never a median.

Why thin rows print prices

Two prices cannot show a middle, and one price is only itself. For that reason the county table prints the county deeds at Cypress Club, $450,000 and $550,000, and at Dolphin Club, $346,000 and $415,000, as they stand over the 60 months. The same rule governs the twelve months before September 2025, where every building except Jasmine Club has fewer than three county deeds. In the latest twelve months, Algonquin Club, Bonaire Club, Cypress Club and Dolphin Club print counts and prices only.

Buildings with several sales

Jasmine Club shows 5 county deeds from September 2025 through August 2026 at a median of $560,000, from $530,000 to $695,000. Everglades Club also shows 5, at a county median of $280,000, from $240,000 to $500,000. Fairfax Club, Gardenia Court, Heron Club and Ixora Court show 3 each. Over 60 months, county deeds number 12 at Jasmine Club, 10 at Gardenia Court, 9 at Ixora Court and 8 at Heron Club. A median that rests on 3 deeds moves with any one price, so read the range beside it.

Buildings with no sale in the window

Algonquin Club, Bonaire Club and Dolphin Club show no county deed from September 2025 through August 2026. No sale describes the county record for that window only. Separately, the MLS export lists 4 Active rows at Algonquin Club, 2 at Bonaire Club and 1 at Dolphin Club. Each of the three still has a 60-month county record in the table, with 3, 3 and 2 deeds.

What does the MLS show for Village Green condos?

The MLS export of October 29, 2026 holds 43 rows for Village Green in Olde Naples: 28 closings, 14 Active and 1 Pending. The table splits them by building, and the bedroom labels, days on market and the building name used in the MLS follow after it.

MLS bedroom labels, October 29, 2026 export

The MLS carries its own bedroom label on each row, and the labels are not county records.

MLS bedroom label MLS rows
MLS 2 Bed 33
MLS 1 Bed 7
MLS 2+Den 3

The MLS labels 33 rows as 2 Bed, 7 as 1 Bed and 3 as 2+Den, which makes 43 rows in all. Confirm the bedroom count of any one unit from its own records.

Days on market and sale to list

The MLS sold median in the October 29, 2026 export is 62 days on market. The MLS sold median sale to list in that export is 95.9 percent. These two figures describe the 28 MLS closings only. They are one export's medians, and with this few closings spread over ten buildings, they do not predict the next sale.

The Ixora Court name in the MLS

The MLS files the building as IXORA, and the page uses the registered name, Ixora Court. In the MLS table above, the Ixora Court row carries the MLS label in brackets so you can match it when you search.

Why can county and MLS records of one sale differ?

A county deed and an MLS closing are two records kept by different offices, for different purposes and over different windows, so counts and medians for one building can differ. The sections below show where they differ at Village Green in Olde Naples and which record to ask about for a given unit.

Two windows, two sources

The county window ends in August 2026, while the MLS export is dated October 29, 2026. A closing after August 2026 can sit in the MLS export and outside the county window. The county windows run on deed dates, and the MLS rows run on the dates the listing service holds, so the two are never lined up month by month on this page.

One sale, two records

Heron Club shows 3 county deeds from September 2025 through August 2026 at a median of $530,000, and separately the MLS export shows 4 closings at a median of $517,500, which are different windows and different records. Everglades Club shows 5 county deeds at a median of $280,000, while the MLS export shows 6 closings at a median of $310,000, again different records. This page does not try to reconcile the two sets.

How far 23 deeds can carry

Twenty-three deeds and eleven deeds spread over ten different buildings are small counts, so this page reads no market direction from them.

Seven buildings share the 23 county deeds, and four of those buildings rest on exactly 3 deeds. A single deed at the high end or the low end moves a median in a way a larger count would not. Use the county windows for scale and the ranges beside each median for spread.

Which record to ask about

Ask which source a figure comes from before you rely on it. For a given unit, request both the county deed record and the MLS closing record, and compare their dates. Ask the agents at Domain Realty Group for the unit's own records, or request a home valuation if you own a unit at Village Green in Naples. To learn more about the team, read about Domain Realty Group.

All ten buildings A to J 313 1964 to 1974 12th Ave S and Broad Ave S 438 to 1,240 890

A building with fewer than three county sales in a window shows each price or no sale in the sections below, and the counts are small enough that they support no reading beyond the rows themselves.

Algonquin Club, building A

Algonquin Club is building A, with 18 units at 421 12th Ave S in Olde Naples. The county roll gives year built 1964, and county roll area runs from 552 to 760 sq ft, with a county roll area median of 552 sq ft.

County deeds show no sale from September 2025 through August 2026. For September 2024 through August 2025, county deeds show 2 sales, at $417,500 and $465,000, and two sales print as two prices with no median. Over the 60 months from September 2021 through August 2026, county deeds show 3 sales at a median of $465,000, from $417,500 to $515,000.

On the MLS side, the export of October 29, 2026 shows 0 closings for Bonaire Club, 2 Active rows listed at $289,000 and $529,000, and 0 Pending rows. With two Active rows the page prints both list prices and no midpoint, and a building with no closing in the export has no MLS closing price to quote.

Cypress Club, building C

Cypress Club is building C, with 14 units at 402 to 428 12th Ave S in Olde Naples. The county roll lists year built 1965, and county roll area runs from 547 to 800 sq ft, with a county roll area median of 800 sq ft.

Across the 60 months from September 2021 through August 2026, county deeds show 2 sales, at $450,000 and $550,000, and with fewer than three sales the page prints no median for any of the three windows.

Dolphin Club, building D

In the MLS export of October 29, 2026, Dolphin Club has 0 closings, 1 Active row listed at $455,000 and 0 Pending rows. A single Active row is one listing and not a pattern.

Jasmine Club, building J

Jasmine Club is building J, with 42 units at 602 to 698 Broad Ave S. The county roll gives year built 1970, and county roll area is 890 sq ft on every unit, so the county roll area median is 890 sq ft.

How large are Village Green condos?

On the county roll, the smallest area at Village Green in Olde Naples is in Dolphin Club and the largest is in Gardenia Court. The county and the MLS keep separate area fields, so this section names the field on every figure and keeps the two apart, then shows where they disagree.

County roll area

Unit sizes here are county roll area, 438 to 1,240 sq ft across the 313 units with a median of 890, unless a figure is labelled MLS living area.

The smallest county roll area, 438 sq ft, sits in Dolphin Club, and the largest, 1,240 sq ft, sits in Gardenia Court. Heron Club and Jasmine Club carry a county roll area of 890 sq ft on every unit, while Ixora Court runs from 890 to 1,100 sq ft by county roll area.

By building, the county roll area median runs from 547 sq ft in Bonaire Club to 912 sq ft in Gardenia Court. Everglades Club spans 546 to 1,088 sq ft by county roll area, and Fairfax Club spans 845 to 1,011 sq ft by county roll area. A building median sits inside its own range and says nothing about one unit, so check the unit's own record.

MLS living area beside it

MLS living area in the October 29, 2026 export runs from 546 to 1,041 sq ft across 43 rows with a median of 890, and 7 of 37 matched addresses differ from the county roll area, so the MLS or the unit's own records decide.

The MLS rows are the closings, Active and Pending listings in that export, so a building with no MLS row has no MLS living area on this page. You can run the live search on our Naples condo listings page and read the living area on each result against the county roll area above.

Bedrooms in MLS rows

The MLS bedroom labels in the October 29, 2026 export read 2 Bed on 33 MLS rows, 1 Bed on 7 MLS rows and 2+Den on 3 MLS rows, which together make the 43 MLS rows.

This page carries no bedroom field from the county roll. The MLS label is a listing description, so confirm the sleeping rooms of any one unit from its own records or at a showing.

When the two fields disagree

Seven mismatched addresses out of 37 matched ones is a minority of the rows, yet it is enough that a single figure should not be taken from the MLS alone. Ask which field a quoted size came from, and ask for the unit's own records before comparing one unit with another by size.

Our team can pull both fields for a unit you are weighing, and you can contact Domain Realty Group with the address.

When were the Village Green buildings built, and what is not published?

The county roll gives a year built for each Village Green building in Olde Naples, from 1964 for Algonquin Club and Bonaire Club to 1974 for Gardenia Court. Some facts buyers ask about are not published in anything we found, and this section separates the roll's dates from those gaps.

Year built on the roll, 1964 to 1974

The county roll gives these years built: Algonquin Club 1964, Bonaire Club 1964, Cypress Club 1965, Dolphin Club 1965, Everglades Club 1967, Fairfax Club 1968, Heron Club 1969, Jasmine Club 1970, Ixora Court 1973 and Gardenia Court 1974.

The letters A to J do not follow the order of the years. Gardenia Court, building G, shows 1974 while Heron Club, building H, shows 1969. Year built is the roll's field, and renovation, major system replacement and permit history are not in it, so request them with the resale packet.

The builder and the name

No public source we found names the builder, and none explains the lettering or the name.

The roll's year built is the only date we carry for the ten buildings, and this page draws no further history from it.

The area's National Register district

The Naples Historic District was listed on the National Register of Historic Places on December 17, 1987, an area fact that this page does not apply to any Village Green building.

Whether a specific address has any listing of its own is a question for the City of Naples, and we make no claim either way for the 313 units.

Story counts and building records

No source we found gives a story count for any of the ten buildings.

For building records, ask the association of the building you are considering, and ask for them in the resale packet. If a record matters to your offer, put the request in writing before you book a showing.

What is near Village Green, and how far by road or on foot?

Third Street South and Fifth Avenue South, the downtown streets, sit about 0.3 and 0.8 free-flow route miles from the centre of Village Green in Olde Naples, while hospitals, shopping, airports and I-75 sit farther out. Every distance used on this page comes from one table, and each figure is a distance from that table.

The route table

The Domain Realty Group route table below lists free-flow route miles for every place, all from the centre of Village Green in Naples, FL 34102. A place with no row carries no distance on this page.

Third Street South and Fifth Avenue South

Third Street South at the 1200 block is about 0.3 free-flow route miles, or 0.25 walking miles, from the centre of Village Green in the Domain Realty Group route table.

Fifth Avenue South at the 600 block is about 0.8 free-flow route miles, or 0.79 walking miles, from the centre of Village Green. The table labels both rows as downtown streets, and a distance to a street says nothing about any one unit. For other places in the area, see our Naples communities directory.

The Gulf, the pier and Cambier Park

The Gulf beach access at the west end of 12th Ave S is about 0.6 free-flow route miles, or 0.60 walking miles, from the centre of Village Green.

Hurricane Ian left about 100 feet of the Naples Pier standing in 2022, demolition began in January 2026 and reopening is targeted for about mid 2027 per press reports, so check the City for the current status.

The Norris Center at Cambier Park, a City park and community centre at 755 8th Ave S, is about 0.6 free-flow route miles, or 0.64 walking miles, from the centre of Village Green. The table notes the beach row as a public beach access point, and a distance to it makes no statement about any unit.

Shopping, groceries and hospitals

Tin City, at 1200 5th Ave S, is about 1.2 free-flow route miles, or 1.12 walking miles, from the centre of Village Green. Publix on Tamiami Trail North is about 3.0 free-flow route miles away, Coastland Center about 3.1 free-flow route miles, Naples Botanical Garden about 4.1 free-flow route miles and Waterside Shops about 6.0 free-flow route miles.

NCH Baker Hospital in downtown Naples is about 1.9 free-flow route miles from the centre of Village Green, and NCH North Naples Hospital is about 10.6 free-flow route miles. Neither hospital row has a measured on-foot figure.

Airports and I-75

The I-75 on-ramp at Golden Gate Parkway is about 6.9 free-flow route miles from the centre of Village Green, and the route evidence gives no exit number.

Naples Airport is a general aviation field about 3.9 free-flow route miles from the centre of Village Green. Business Observer, October 14, 2026, reports airline work at the field. Southwest Florida International Airport is the regional airport, about 36.8 free-flow route miles away in the table.

Which schools did a district lookup return for Village Green?

The district assigns schools by address, and our lookup covered two Village Green addresses in Naples 34102 on October 21, 2026. It returned three schools for the 2026-27 year, and the published state grades for them sit in a table below. This page makes no other statement about them and leaves the choice to the buyer.

The October 21, 2026 lookup

A district address lookup run October 21, 2026 returned Lake Park Elementary, Gulfview Middle and Naples High at two Village Green addresses for the 2026-27 year.

The lookup covered two addresses, not all ten buildings, and the result for one address does not carry to another by itself.

Published state grades

The grades table gives the published state grade for each of the three schools. A year marked not in our file means we did not carry that year's grade.

Level School 2024 2025 2026
Elementary Lake Park Elementary not in our file A A
Middle Gulfview Middle not in our file A A
High Naples High B A A

Confirming one address

Assignment can differ by address, so confirm any one unit with the Collier County Public Schools district.

Do that before you rely on any school for a purchase, since the district sets assignment and can change it. Our agents can include the district check in your list of questions for a unit.

Which City of Naples services reach Village Green?

Village Green sits inside the City of Naples by the county roll, so City departments are the providers to confirm for fire, police, utilities and solid waste at addresses in Olde Naples, Naples 34102. This section states what the 2026 roll and City pages show and flags what needs a check by address.

Fire and police

Fire and police service come from City of Naples departments, and the 2026 roll shows no separate fire district line.

The City of Naples Police Department is on Riverside Circle, and City of Naples Fire-Rescue has a station on 8th Ave S, both City of Naples facilities. We make no response claim for either. Ask the City which station responds first to a given address.

Utilities and solid waste

City of Naples Utilities is the water and sewer provider for addresses inside the City, so confirm with the association and the City that a given building takes City service. The 2026 roll lists no non-ad valorem line for these units, and any City solid waste or stormwater charge is not in the roll file we read.

Whether a condominium building uses City pickup or a private hauler for trash is a question for its association, and the resale packet is where to ask.

City plans and road work

Our news search found no City capital project, closure or streetscape item naming 12th Ave S or Broad Ave S. We could not confirm that against the City's own capital pages, so check them for the block you are considering.

Road work and plans change, and a current check by address is the reliable step.

Who runs the ten Village Green condominium associations?

Each of the ten Village Green buildings on 12th Ave S and Broad Ave S in Olde Naples, 34102, answers to its own condominium association, so a buyer works with the association for the specific building, not with one office for the whole block. This section covers the registry, the managers, the sites and the paperwork to ask for.

Ten associations on the state registry

This is the first fact to settle on a Village Green condo in Olde Naples.

The state condominium registry carries ten separate associations for Village Green, lettered A to J, one for each building. The letters match the building letters in the county roll table on this page, from Algonquin Club as A to Jasmine Club as J. A registry lookup by building name returns that building's own record, so a buyer at Heron Club searches for Heron Club and a buyer at Ixora Court searches for Ixora Court.

Registry fields are a starting point. They show who is listed as the association, how it is filed and who is named as its contact, but they do not show a budget, a rule book or the state of a reserve. Those sit in records the association keeps and hands to a resale buyer on request, which is why the later sections on fees and law end in lists of items to ask for.

When you speak with a seller about a unit at Village Green in Naples, ask which association record they hold and when they last received a budget from it. A seller who bought some years ago may be working from an old packet, and a current one is the one that matters to you.

Management companies on the registry

State registry fields carried in our research name Cambridge Management of SWFL for five of the associations, Anchor Associates for two and Resort Management for one, and these assignments change, so confirm with the association.

A management company is hired by an association and can be replaced by it, so a name on a registry field is a dated snapshot. Two of the ten associations are not covered by that sentence, and we do not guess at them. When you ask for documents on a unit at Village Green in Naples, address the request to the association for that building and ask who currently handles its records and resale paperwork.

One association per building

No master association was identified in what we read. The structure we found is ten buildings, ten associations and no body above them in the registry fields we saw.

That has a practical effect for a buyer comparing units at Village Green in Olde Naples. A unit in Everglades Club and a unit in Jasmine Club are governed by different sets of documents, kept by different boards, so a statement about one building tells you nothing certain about another. A neighbour on the other side of Broad Ave S may live under different rules, budgets and reserve plans. Read the papers for the building you are buying into, and treat a general remark about the whole block as a question to put to that building's association.

Association sites and documents

Only Jasmine Club has a public association site, and on November 5, 2026 it showed no readable text.

For the other nine buildings we found no public association page to read, so the paperwork reaches a buyer through the listing agent, the seller or the association itself. A resale file for a condominium unit commonly arrives as a packet, and a buyer can ask for its pieces by name. The list of items sits in the resale packet section below. If a seller or agent offers only a summary, ask for the source papers. You can meet our agents or reach the team through the contact page for help asking.

What fees are published for Village Green condos?

None of the ten Village Green buildings in Olde Naples publishes an association fee on a public page that we could read. The only fee figures we hold come from a field in MLS rows, which is supporting evidence and not a fee schedule. This section shows that field by building, then lists what to request in writing.

No fee on a public page

None of the ten associations publishes a fee on a public page we could read, checked November 5, 2026, so ask for the budget in the resale packet.

This page therefore prints no fee figure in its prose. A figure in a listing is the seller's entry, typed into a field at the time of listing, and it can lag behind a budget the association has since adopted. Treat any quoted number as a prompt to ask for the current budget, not as an answer. Our guidance for a unit at Village Green in 34102 is to get the figure from the association in writing before an offer is final, and to ask what the figure is for, since this page does not say what any fee covers.

MLS fee field by building, October 29, 2026 export

The table below reads the fee field in the MLS export dated October 29, 2026. It is SUPPORTING evidence only: it counts MLS rows that carry a figure, then gives the middle figure and the low to high range for each building, stated as a year. Buildings with a single row show a single figure, and a middle figure from one or two rows is not a typical fee for the building.

MLS fee field, SUPPORTING, October 29, 2026 MLS rows with a figure Middle figure, a year Low to high, a year
MLS fee field, Algonquin Club 4 $8,880 $8,880
MLS fee field, Bonaire Club 2 $10,128 $10,128
MLS fee field, Cypress Club 1 $8,292 $8,292
MLS fee field, Dolphin Club 1 $8,280 $8,280
MLS fee field, Everglades Club 10 $8,000 $7,200 to $8,000
MLS fee field, Fairfax Club 6 $7,432 $7,320 to $8,300
MLS fee field, Gardenia Court 4 $8,400 $8,400
MLS fee field, Heron Club 4 $7,572 $6,780 to $8,760
MLS fee field, Ixora Court 4 $8,148 $8,148
MLS fee field, Jasmine Club 7 $7,920 $7,920
MLS fee field, all ten buildings 43 $8,000 $6,780 to $10,128

Several rows repeat one figure across all their MLS entries, so those rows give no spread. The table does not say which services a figure pays for, how often it is billed or whether it has changed since the entry was made. A fee that rises or falls between listings is a reason to ask for the budget behind it, and a fee shown for one unit tells you nothing sure about a neighbour in another building.

What to request in the resale packet

Ask the association, through the seller, for these items by name and read each one before you rely on it:

  • The current annual budget and the most recent financial statement.
  • The reserve schedule, and the reserve balance it shows.
  • The structural integrity reserve study, or a written statement that the building is not required to have one.
  • Milestone inspection records, if the building falls under that rule.
  • The insurance declarations for the building, including flood if the association carries it.
  • The rules, covering leasing, pets, vehicles and approvals.
  • The estoppel letter, which states what the association says is owed on the unit.

Each item is something to request. None of them is a published fact about Village Green, and this page has not seen any of them.

Special assessments and reserves

We found no assessment notice and no reserve schedule on a public page for any of the ten buildings. That is a statement about public pages, and it says nothing about what a board has approved or planned.

Assessments and reserves are the part of a condominium purchase that a listing price does not show. A unit that is priced well can still sit in a building with a large project ahead of it, and an ordinary budget line can sit beside a reserve that is thin. So ask each building's association for the written record of recent board meetings, any assessment already voted, any project under discussion and the reserve balance against its schedule. Put the answers in writing before you waive a contingency on a unit at Village Green in Olde Naples. If you want help reading the papers, the Domain Realty Group team goes through them with buyers.

What Florida condominium law matters on a Village Green resale?

Four points of Florida condominium law and local rule shape a resale at Village Green in Olde Naples: the buyer's window to cancel after receiving documents, reserve and inspection rules for taller buildings, the City of Naples rental rule and each building's own use rules. This section states what the sources say and what stays unconfirmed.

The resale cancel window

Under s. 718.503, a resale buyer who did not receive the required documents more than 7 days before signing may cancel in writing within 7 days, excluding weekends and legal holidays, after signing and receipt, and that right ends at closing.

The point for a buyer is timing. The right depends on what you were handed and when, and it lapses at closing, so keep a dated record of every document you receive from the seller or the association for a unit at Village Green in 34102. If a packet arrives late or in pieces, tell your agent and your attorney at once instead of waiting. This page is a plain summary and not legal advice, and a Florida attorney should read the statute against your contract.

Structural integrity reserve studies and milestone inspections

Florida's structural integrity reserve study rule (s. 718.112(2)(g)) and milestone inspection rule (s. 553.899) reach condominium buildings of three habitable stories or more, so ask the association whether its building falls under them and for the reports.

We found no public source that says whether any of the ten Village Green buildings falls under either rule, and no source that says a study or inspection exists for one. So the question is open until the association answers it. If a building is covered, ask for the latest report and for the reserve plan that follows from it. If it is not, ask for that answer in writing, so the packet shows a statement and not a gap.

The City of Naples rental rule

The City of Naples describes a rental rule of 30 days or longer, with three shorter rentals a calendar year and no advertising under 30 days; its FAQ wording speaks of houses, so confirm with the City and the association whether and how it reaches a condominium unit.

We have not confirmed that reach, and we do not state it for any building here. The City's own pages refused our automated reads, so the wording above comes from what we could see, and the question stays with the City and the association. A buyer who cares about leasing should ask both before an offer, and should read the building's own documents, which can set rules of their own. The contact page is the quickest way to ask us for help framing that question.

Use rules in the governing documents

Leasing minimums, pet and vehicle rules and approval steps do not appear on public pages, checked November 5, 2026, so the governing documents and the resale packet hold them.

A declaration and its rules set what an owner may do with a unit, from guest limits to the steps for approving a sale or a tenant. They differ between buildings, as each association writes and amends its own. Before you commit to a unit at Village Green in Naples, read the declaration, the rules and any amendments for that building, and ask the association to confirm in writing that you hold the current versions.

What are property taxes at Village Green, with worked rows?

Property tax for a Village Green condominium in Olde Naples starts with the county roll, which places every unit in one millage area. This section shows the nine county lines, notes what the roll does not carry, gives roll tax figures by building and walks through two worked rows that are estimates for ad valorem tax only.

Millage lines for area 4

The 2026 roll puts all 313 units in millage area 4 at 8.9752 mills, a City of Naples rate that includes the City general fund line of 1.2900.

The table lists each county line for area 4 in the 2026 roll. The nine lines add to the area total in its last row, and the school board appears as two lines. Millage is a rate per thousand dollars of taxable value, so the total applies to the taxable value the appraiser sets for each unit and not to a sale price.

County 2026 millage line Area 4
County line: Collier County general fund 3.0107
County line: South Florida Water Management District 0.0948
County line: Big Cypress Basin 0.0978
County line: City of Naples general fund 1.2900
County line: School board, state law 1.8990
County line: School board, local board 2.2480
County line: Collier Mosquito Control District 0.1331
County line: County water pollution control program 0.0246
County line: Conservation Collier 0.1772
County millage, every line 8.9752

No district or non-ad valorem charges

No community development district line and no non-ad valorem charge appear on the 2026 roll for the 313 units.

That is a reading of one roll for one year. A charge can be added later, and some costs reach an owner outside the tax bill altogether, such as association charges that never appear on a county notice. For a unit at Village Green in 34102, the tax bill and the association budget are two separate documents, and a buyer should read both.

It also helps to read the tax lines beside the association budget. County tax is one bill, an association charge is another, and insurance on the unit is a third, so a monthly cost for a unit at Village Green in 34102 has several parts that arrive from different places. Add them in your own worksheet, using current figures from each source, and ask your lender what it counts toward your loan.

Roll tax figures by building

The median 2026 county tax across the 313 units is $3,678.68, and the roll marks 75 of 313 as homestead.

The table gives units, homestead count, median 2026 county tax and median 2026 county just value for each building. A median here is the middle unit on the roll for that building. It describes the 2026 roll, which reflects the owner's exemptions and the appraiser's value, and a buyer's first bill after a sale can differ. Buildings with few homestead entries sit beside buildings with many, so compare the figures with that count in view.

Worked tax rows

The worked rows are INFERRED estimates: ad valorem only at 8.9752 mills in millage area 4, with taxable value set by the appraiser and the tax bill governing.

The first row takes $100,000 of taxable value, which gives a base that you can scale to any other value. The second row takes the county deeds median for September 2025 through August 2026, which is $505,000, as an example value. Each row is shown twice in the table, once with no exemption and once with homestead, and the gap between the two columns is the effect of the exemption on the estimate. The figures stay in the table and are not repeated here.

Of the other two rows, one uses the MLS closings median of $468,500 from the October 29, 2026 export. The other uses the median just value on the county roll. They follow the same arithmetic. None of the four rows predicts a bill: the appraiser may value a unit differently after a sale, and an exemption depends on the owner. To see how a value on a unit you are considering might translate, the home valuation page is a place to start.

Example value Value Millage area Mills Ad valorem estimate, no exemption Ad valorem estimate, with homestead

What do flood records show for Village Green?

Flood records for Village Green in Olde Naples come from county address points, City of Naples rules and a federal rating, and none of them describes a single unit. This section gives the carried points, the City's design and improvement rules and the rating, then explains why each unit needs its own elevation certificate.

Carried address points

County address points carried from an October 21, 2026 check put 21 points across nine of the ten buildings in Zone AE with a static base flood elevation of 8 feet and Evacuation Zone A, and Jasmine Club has no carried point of its own.

A point is a location on a map and not a survey of a building. We do not assign one flood zone to all ten buildings, and we do not assign one to Jasmine Club, where we carried no point. For any unit at Village Green in 34102, the flood records have to be confirmed against that unit.

City design and improvement rules

The City of Naples sets its design flood elevation at the base flood elevation plus 1 foot, a City rule and not a reading for any building.

The City also applies a limit on improvements to existing buildings. Since Ordinance 2024-15508 took effect on December 4, 2024, the City of Naples tests each permit alone under its 50 percent substantial improvement rule, with no one-year look-back.

For a buyer, the second rule matters when a renovation is planned. A permit is tested by itself, so the earlier work on a unit does not feed into the test. As this concerns construction permits, ask the building department and the association what a planned project needs before you rely on it.

Community Rating System

The City of Naples reports Class 5 in FEMA's Community Rating System (CRS), worth up to 25 percent off standard NFIP flood policies.

That is a rating of the City's floodplain program. It does not say what a given unit pays, and this page prints no premium. A condominium unit is usually insured through a policy on the building and a policy on the unit, so a quote depends on which policy is being priced and on the building. Ask an insurance agent to price the policy for the specific unit at Village Green in Olde Naples, with the building's flood information in hand.

Elevation certificates and lenders

Confirm each unit with an elevation certificate.

An elevation certificate is a surveyor's record of a building's measured elevations, and a building may have one on file with the association, the seller or the City. Ask for it early. Lenders can require flood cover on a loan when a property sits in a high-risk flood area, and the association's master flood policy and the unit owner's cover are separate questions (Fannie Mae Selling Guide, SUPPORTING). A buyer paying cash faces the same insurance question without a lender asking it. Ask the lender, and ask the insurance agent, whether the building's policy meets what the loan needs, and keep the answers with your contract.

What should a buyer ask about insurance and storms at Village Green?

Insurance at a Florida condominium splits between the association and the owner, so a buyer at Village Green in Olde Naples asks two sets of questions: what the building's policy carries and what the unit owner must carry alone. This section frames those questions and notes what the sources say about recent storms.

Who insures what in a Florida condominium

Under s. 718.111(11), the association insures the building as its declaration sets out and the unit owner insures the interior, so ask about the master flood policy and your own unit cover.

The declaration for each building decides where the line falls, and two buildings on 12th Ave S and Broad Ave S can draw it differently. Ask the association for the declaration page of its policy and for the insurer, and then show both to your own insurance agent. The agent can tell you what is left for the owner to insure, which depends on the papers and not on a general rule.

Master flood cover and unit cover

A building flood policy and a unit flood policy answer different questions, and having one does not tell you what the other does. Ask the association whether it carries flood cover on the building at all, what the policy limit is, what the deductible is and who pays it when a loss occurs.

Then ask your own agent what the unit owner can add for the interior and for contents, and whether a lender will want it. We do not quote a premium for any building. None is published, and any figure from us would be a guess. Collect written answers from both sides before you remove a contingency on a unit at Village Green in 34102.

Ian, Helene and Milton in the area

Hurricane Ian in 2022 and Helene and Milton in 2024 brought surge to the Naples area, and no source we found names a Village Green building in their damage reports.

That sentence describes sources and not building condition. A buyer wants records for the unit: claims the association has made, repairs it has completed and any work still pending. Ask the association for those, and ask the seller what claims were filed on the unit and what was repaired. Do not read a silence in public reports as an answer about any one building.

Wind mitigation and older buildings

The county roll gives year built from 1964 to 1974 for these buildings, so ask what has been done to the roofs, windows and doors since construction. A wind mitigation report records features that an insurer may weigh when it prices a policy. Ask whether the association holds a recent report for the building and whether the unit has one of its own.

Also ask for the roof replacement date, the dates of any window or door work and any permit records for that work. What was replaced, and when, depends on the building's own record of repair. Our properties page lists current listings, and each one is worth checking against these questions before you book a showing.

Which other places share the Village Green name?

Village Green on this page means the ten condominium buildings on 12th Ave S and Broad Ave S in Olde Naples, Naples, FL 34102. Other places carry the same name, including a neighborhood in East Naples that shares the MLS label, so check the street on every result before you compare any figure with ours.

The name on this page

This page covers the ten-building condominium block on 12th Ave S and Broad Ave S in Olde Naples, not Village Walk, Village Greens of Lely or the Lely Country Club neighborhood the MLS also calls Village Green.

Names the MLS shares

The MLS files our ten buildings under the label VILLAGE GREEN and files rows from another East Naples neighborhood under that same label. The street separates them: 12th Ave S and Broad Ave S in 34102 belong to this page.

Places in other states

The name also appears on communities and streets in other states, and a web search will put them beside ours. When a listing names Village Green without a street, ask for the address and the county before you read its price or fee.

How do Village Green county prices sit beside nearby Naples condominiums?

The table below sets Village Green beside five nearby Naples condominium communities, using county records for September 2025 through August 2026 and straight-line miles from the centre of Village Green. The rows sit side by side without a ranking, and Village Green itself had 23 county deeds in that window.

County peer table

The peer table lists county condominium figures with straight-line miles from the centre of Village Green, and it does not rank them.

Community Straight-line miles County condominium units Year built, low, median, high County deeds, September 2025 through August 2026 County median
County peer Oyster Bay 0.81 266 1968, 1975, 2007 13 $465,000
County peer Lake Park 2.02 18 1982, 1982, 2004 1 one sale, $440,000

County peer Moorings 3.18 1,830 1959, 1972, 2023 74 $601,450
County peer Park Shore 4.7 3,728 1959, 1983, 2018 199 $1,300,000

Pages for nearby communities

We link three of these peers to their own pages on our site: Oyster Bay, a separate condominium neighborhood with its own page, Coquina Sands, a separate neighborhood with its own page, and Moorings, a separate neighborhood with its own page. Lake Park and Park Shore appear in the table by name only.

How the peers were picked

The peers are condominium communities near Village Green with county records in our file. The table lists them by straight-line miles from the centre of Village Green, from 0.81 for Oyster Bay to 4.7 for Park Shore. Straight-line miles measure a gap on a map and not a route.

Reading the peer rows

Each row gives a county count of condominium units, a year built low, median and high, and the county deeds from September 2025 through August 2026. Oyster Bay shows 13 county deeds at a median of $465,000. Lake Park shows one county deed in the window, and its row prints that single sale price. Village Green had 23 county deeds in the same window at a median of $505,000, spread over ten buildings. Read each row on its own.

What should a buyer check before an offer at Village Green?

Before an offer at Village Green in Olde Naples, run the live search, request the resale packet, check flood records for the specific unit and confirm the City of Naples rental rule with the City and the association. Each step answers a question that public pages leave open for these ten condominium buildings in 34102.

Start with the live search for Village Green, then read the street on each result: 12th Ave S or Broad Ave S in 34102 belongs to the ten buildings. The October 29, 2026 MLS export is a dated snapshot, and the live search shows what is on the market today.

Ask for the resale packet

No public page we read carries the fee, the reserves or the use rules, so ask for the governing documents, the current budget, the reserve schedule, any special assessment and the association's insurance certificate. Ask early, and read the resale section of this page for the timing rule that protects a buyer.

Check flood by unit

Flood records on this page come from county address points and City rules, and they do not read for one unit. Ask the seller or the association for an elevation certificate for the unit, and share it with your lender and insurance agent.

Confirm the rental rule

The City of Naples publishes a rental rule, and its reach to a condominium unit is for the City and the association to confirm. Ask both in writing before an offer.

The October 29, 2026 MLS export held 28 closings at a median of $468,500 for the VILLAGE GREEN label in Naples, with East Naples rows set aside. Those are MLS records with their own window, kept separate from county deeds. The building table above splits MLS closings and listings by building.

Is a Village Green condo new or a resale?

Each of the 313 units on the county roll is a resale. The county roll gives years built from 1964 to 1974 across the ten buildings, and none of the county deeds on this page is a first sale from a builder in any window. A buyer works with an owner and an association, not a sales office.

What ZIP code is Village Green in?

Village Green is in Naples, FL 34102, in Olde Naples. The county roll address ranges run from 421 12th Ave S at Algonquin Club to 602 to 698 Broad Ave S at Jasmine Club. A listing that shows a different ZIP code or street belongs to another place with a similar name.

When were the Village Green buildings built?

County roll year built runs from 1964 to 1974. Algonquin Club and Bonaire Club show 1964, Cypress Club and Dolphin Club 1965, Everglades Club 1967, Fairfax Club 1968, Heron Club 1969, Jasmine Club 1970, Ixora Court 1973 and Gardenia Court 1974. Each year is the county roll year built for that building.

How large are Village Green condos?

County roll area runs from 438 sq ft at the smallest unit to 1,240 sq ft at the largest, with a county roll median of 890 sq ft across the 313 units. MLS living area is a separate field that can differ for one address, so check the unit's own records. The building table above gives each range.

How many bedrooms do Village Green condos have?

The October 29, 2026 MLS export labels 33 rows 2 Bed, 7 rows 1 Bed and 3 rows 2+Den, 43 rows in all. Those are MLS labels and not a count for each building, so confirm any unit's layout from its own listing record and from the association's documents.

Who built Village Green?

The sources we read do not name a builder or explain the building letters or the name. The county roll gives years built from 1964 to 1974 instead. For deeper building history, ask an association or a title company for records on the specific building before relying on any listing remark.

How many stories are the Village Green buildings?

The public sources we read give no building height count for any of the ten buildings. Ask each association for the building record, and treat a listing remark as unconfirmed until the association or the unit's documents say the same. The building table above gives only fields the county roll publishes.

What are the condo fees at Village Green?

No fee appears on a public page for any of the ten associations, checked November 5, 2026. The budget sits in the resale packet. The fee section above prints the MLS fee field by building, labelled MLS, SUPPORTING and dated, and the association confirms any figure.

Who manages the Village Green associations?

The state registry fields we carried name three management companies across the ten associations, and those assignments change. Confirm the current manager with the association for the building you are looking at, and ask that manager for the resale packet, the budget and the governing documents.

Is there one association over all ten Village Green buildings?

The state registry lists ten separate condominium associations, one for each building lettered A to J. Nothing we read shows a body over all ten, so each building's documents, budget and rules come from its own association. Ask the one for the building you want.

Can a Village Green condo be rented out?

Leasing terms, pet limits and approval steps are not on any public page we read, checked November 5, 2026. The City of Naples publishes a rental rule, and whether and how it reaches a condominium unit is for the City and the association to confirm. Read the governing documents before an offer.

What does Florida law give a condominium resale buyer?

Under s. 718.503, a resale buyer who receives the required documents late has a cancel window of 7 days, with weekends and legal holidays excluded, and the window ends at closing. Ask for the full packet early, read it in full, and keep every date on file.

Do the SIRS and milestone rules reach Village Green buildings?

Ask each association whether its building falls under the structural integrity reserve study and milestone inspection rules, and request any reports. No source we found reports the status for any Village Green building, so this page does not say whether a study or inspection exists. Confirm with the association in writing.

What are property taxes at Village Green?

The 2026 roll lists millage area 4 at 8.9752 mills for the units, and the roll gives a median 2026 county tax of $3,678.68 across the 313 units. Taxable value is set by the appraiser and your tax bill governs, so treat the worked rows above as estimates.

Do Village Green tax bills carry no community development district line?

That is what the 2026 roll shows for the 313 units: only the county lines in millage area 4 appear, with none from a community development district and no non-ad valorem charge. Your own tax bill governs, so check it for a given unit before you rely on a county summary.

Is Village Green in a flood zone?

Flood records differ by address. Our October 21, 2026 check of county address points covered nine of the ten buildings and found 21 points, and Jasmine Club has none carried. Ask for an elevation certificate for the unit, and confirm its flood zone with the City or a lender before an offer.

Does a lender ask for flood cover on a Village Green condo?

It depends on the loan and the unit's flood zone. Our sources include Fannie Mae's Selling Guide and a Federal Reserve manual on flood insurance requirements. Ask your lender early whether it will require flood cover for the unit, and ask the association for its master flood policy and its insurance certificate.

Who insures what in a Village Green condominium?

The rule sits in s. 718.111(11), covered in the insurance section of this page. Ask the association for its insurance certificate and the declaration's wording for the building, and ask your own agent about cover for the interior of the unit before you commit to a closing date.

Which schools did the district lookup return for Village Green?

A district address lookup run October 21, 2026 returned three assigned schools, one each at the elementary, middle and high level, for two Village Green addresses.
